McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, value Mayflower Way carriage homes at Del Webb Naples from the Collier County deed record, unit by unit, and this page explains what a Mayflower Way condominium in Ave Maria is worth in 2026: what each Del Webb plan (Heron, Egret, Spoonbill and Cormorant) has recorded for, whether a second-floor home is worth more than a first-floor one, how the 2007 Section I buildings compare with the 2018 to 2025 sections, and how the layered fees, the 55+ occupancy rule and the flood map show up in a buyer’s offer. For the full guide to the 14 buildings, four condominium associations and the pool club, see our Mayflower Way at Del Webb Naples guide, part of Del Webb Naples in Ave Maria, Florida.
In the twelve months from May 2025 to April 2026 the county recorded 16 qualified Mayflower Way sales at a $269,500 median: 11 Del Webb builder-direct closings, all in Section IV, at a $260,000 median, and 5 resales at a $280,000 median, from $212,500 to $335,000. The newest qualified Mayflower Way sale in the county record is 28 April 2026; no qualified sale was recorded from May through August 2026. Del Webb closed its last carriage home on 1 December 2025, so every sale from here is a resale, and your home now competes with other owners’ homes, not with the builder.

A Mayflower Way at Del Webb Naples carriage home is worth what homes of the same plan, floor and section have recorded for lately, adjusted for condition, view and paperwork. In the twelve months to April 2026 the five recorded resales ran from $212,500 to $335,000 at a $280,000 median, and the 33 resales since 2021 recorded a $280,000 median.

A builder-direct sale is the unit’s first qualified sale within a year of the year built (or a unit with no year built yet on the roll); everything else is a resale. The 24-month window is the first resale-only window with 10 or more sales, so its $287,000 resale median is the steadiest single resale figure the record offers. The Del Webb Naples village guide counts a later twelve-month window (August 2025 to July 2026) and shows 11 Mayflower Way sales; this page ends its windows at the newest qualified Mayflower Way sale, April 2026.

Source: Collier County Property Appraiser, 2026 tax roll data files, every qualified Mayflower Way resale from 1 January 2021 to 28 April 2026; plan sizes are Del Webb’s air-conditioned square feet. Price per square foot divides the median by Del Webb’s plan size and is our calculation. Section I units are an earlier, slightly smaller version of the same layout and Del Webb never published their sizes, so we do not show a per-foot figure for them. These resales span five years of a moving market, so treat the plan medians as the shape of the market, not today’s price.
These are the ten facts a Mayflower Way owner should know about value in October 2026, each drawn from the Collier County Property Appraiser 2026 tax roll data files, a recorded declaration, an association budget, a Del Webb page, a FEMA map or a Florida or federal statute.

Get a free valuation of your Mayflower Way at Del Webb Naples carriage home by entering your address in the valuation form on this page, by using our contact form, or by reaching Jesse direct at (239) 898-6072. We send a value range built from the recorded sales of your own plan, floor and section, not a ZIP-wide estimate, and a fuller pricing file after we see the home.
Your unit number (it tells us the building, the floor and the position, so the plan), your section (I, II, III or IV), the year you bought and what you paid, any upgrades with dates, whether the home is furnished or leased, your most recent quarterly condo statement, and any notice your association has sent about an assessment, a roof or a reserve. McGreevy and Comisar prepare every valuation personally; nothing is generated by a model.
A valuation is not a listing agreement. Mayflower Way owners ask us for a number to plan a sale, to compare leasing (within the 30-day minimum and four-leases-a-year rule) with selling, to settle an estate, or to review insurance. If you want to see how we compare with other teams in this market first, read our guide to the best real estate agents in Ave Maria.
Most Mayflower Way sales were Del Webb’s own closings, and builder closings often never reach the MLS. We tracked every one of the 151 qualified Mayflower Way sales on the county roll and matched each unit to its building, floor and plan, so the comparables we use are the complete public record for these 112 homes, not a sample of them.
Online estimates, the Zestimate among them, miss at Mayflower Way at Del Webb Naples because 98 of its 151 recorded sales were Del Webb’s own closings, because ZIP code 34142 blends every Ave Maria product, because a model treats 112 homes in four associations as one, and because it cannot see the floor, the fees or the 55+ rule a buyer prices.
Of the 151 qualified Mayflower Way sales the county has recorded since November 2007, 98 were Del Webb’s first sales and only 53 were resales. In the last twelve months 11 of the 16 sales were builder closings at a $260,000 median, while the resales recorded $280,000. A model that reads every sale as a market sale blends Del Webb’s closeout pricing with what owners actually got.
ZIP code 34142 covers all of Ave Maria: single-family homes, Del Webb villas, four-story Lennar condominiums and these two-story carriage homes. An estimate that leans on nearby sales by ZIP or by distance can pull in a villa with its own lot two streets away, which is a different product with a different fee structure and a different buyer.
Every building in Sections II to IV holds the same eight positions: two Egret and two Heron homes on the first floor, two Spoonbill and two Cormorant homes on the second. Since 2021 the second-floor resales recorded a $335,000 median against $309,000 for the first floor, and the Section I buildings from 2007 recorded far lower. A model that averages them is wrong for most units.
Whether your home is a first-floor interior Heron or a second-floor end Spoonbill, whether it sits in a 2007 building or a 2024 one, which condo budget it pays, whether a lake view is behind the lanai, whether the unit is leased, and whether the buyer’s lender will treat the building as in or out of the flood zone. We read these from your documents and from a visit.
Mayflower Way at Del Webb Naples recorded 5 resales in the twelve months to April 2026 at a $280,000 median, and Del Webb has no carriage homes left to sell. McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, price each Mayflower Way home from its own plan, floor and section.
We value a Mayflower Way at Del Webb Naples carriage home in four steps: the recorded sales of the same plan and floor, the resale pairs that show what owners gained or lost, adjustments for section, view, condition and paperwork, and a final test against Del Webb’s last closings and the homes listed today. The result is a range, explained line by line.
We pull every qualified Mayflower Way sale from the Collier County Property Appraiser 2026 tax roll data files, match each unit number to its building and position, and read the plan from the position: positions 01 and 08 are the Spoonbill, 02 and 07 the Egret, 03 and 06 the Heron, 04 and 05 the Cormorant. Unit #608, for example, is building 6, position 08, a Spoonbill. Del Webb’s own lot numbers follow the same grid (Del Webb quick move-in listing for #408, archived 21 July 2019).
A resale pair is the same unit sold twice. Pairs remove most of the guesswork about plan and position, because the home is the same; what changes is the market and the condition. The 30 Mayflower Way pairs since 2021 are the most honest measure of what owners here have actually gained.
Every Mayflower Way buyer now compares your home with the other carriage homes for sale and with Del Webb’s recorded 2025 closings of the same plan. On 16 October 2026 the Southwest Florida MLS showed 10 Mayflower Way units for sale, asking $236,000 to $385,000, and at least 6 of the 10 have been reduced (a price cut is their most recent change). The 10 closings with a listing period in the 12 months to that date took a median 373.5 days on market and sold at a median 94.4 percent of the final list price; the table splits Del Webb’s closeout units from owner resales. We read current listings again when we prepare your valuation.
The 10 closings that went through a listing period took a median 373.5 days on market and sold at a median 94.4 percent of the final list price. That days-on-market median mixes two kinds of sale. Five were Del Webb’s closeout units in Section IV buildings 10 and 11 (5689 and 5693 Mayflower Way), closed from 30 October to 5 December 2025, every one listed at a price ending in 990 or 999; four of the five had been on the MLS for 355 to 474 days. The other five were owner resales: three closed within 121 days, and the two long listings were a 2021 Section II unit (445 days) and a 2007 Section I unit (602 days). With five sales on each side, fewer than the ten we require for a median, the table gives counts and ranges.
MLS closed sales, 12 months to 16 October 2026 | Sales (n) | Price range | Days on market | Sold price as a share of the final list price |

Owner resales with a listing period | 5 | $212,500 to $335,000 | 2 to 602 | 92.4 to 96.0 percent |

All Mayflower Way MLS closings | 11 | $212,500 to $335,000 (median $260,000) | median 373.5 (10 sales) | median 94.4 percent (10 sales) |
Source: Southwest Florida MLS (Matrix), active listings and closed sales in the 12 months to 16 October 2026, pulled 16 October 2026; Mayflower Way condo units with a unit number on Mayflower Way. Sold price is divided by the final list price, because the MLS export carries no original list price. One closing was entered into the MLS after it closed, with no listing period, so it counts in the sales and price range but not in days on market or the sale-to-list share. These MLS counts differ from the county figures on this page because the windows differ (the county’s ends with the 28 April 2026 deed, the MLS window runs from 16 October 2025 to 16 October 2026) and builder closings do not always reach the MLS.
Mayflower Way at Del Webb Naples has four Del Webb plans in Sections II to IV, and the record prices them apart. Since 2021 the Heron resold at a $309,450 median, the Spoonbill at $335,000 and the Cormorant at $347,500, with one Egret resale at $270,000, while Del Webb’s 2025 closings ran $260,000 to $296,000 by plan.

Cormorant | 4 | $260,000 | 2 | $347,500 |
All four | 22 | $278,500 | 18 | $315,000 |
Source: Collier County Property Appraiser, 2026 tax roll data files. Del Webb’s 2025 closings ran from $250,000 to $310,000 across all four plans. The resale column spans 2021 to April 2026, a period that included the 2022 to 2024 run-up, so it sits above the builder’s closeout prices. Small samples throughout: one Egret resale is a data point, not a market.
The Spoonbill and Cormorant are 277 to 411 square feet larger than the first-floor plans, and both offer a flex room that Del Webb marketed as a den or a third bedroom; the Cormorant adds a powder room (Del Webb Cormorant plan, archived 19 August 2019). On a per-foot basis the resales line up more closely: about $185 a square foot for the Spoonbill and Cormorant against about $212 for the Heron, so most of the upstairs premium is size and the third bedroom.
Del Webb’s four 2025 Cormorant closings recorded a $260,000 median, below the smaller Heron’s $278,000. Those were the builder’s last upper-floor interior units, priced to finish the collection. A Cormorant owner should not let that number anchor a resale: the two recorded Cormorant resales since 2021 were $330,000 and $365,000, and the buyer for a finished, lived-in home with window treatments and upgrades is pricing something different from a closeout unit.
Your unit number gives us the plan in Sections II to IV. Tell us whether the flex room is finished as a den, an office or a third bedroom, whether the lanai has been extended or enclosed with permission, and what view it faces. Those three facts move a Mayflower Way value more than the plan name alone.
On the record, a second-floor Mayflower Way at Del Webb Naples carriage home has been worth more. Since 2021 the nine second-floor resales in Sections II to IV recorded a $335,000 median against $309,000 for the nine first-floor resales, and in its final price list, from September 2024 to sell-out, Del Webb priced its upper plans $27,000 to $40,000 above its lower ones.
Data updated: October 2026 (Collier County recorded qualified sales through 28 April 2026)
Floor | Plans | Resales, Jan 2021 to Apr 2026 | Median resale | Range | Del Webb base price, Sept 2024 to Nov 2025 |
|---|---|---|---|---|---|
First floor | Heron and Egret | 9 | $309,000 | $266,000 to $321,900 | $239,990 to $249,990 |
Second floor | Spoonbill and Cormorant | 9 | $335,000 | $287,000 to $396,300 | $276,990 to $279,990 |
Sources: Collier County Property Appraiser, 2026 tax roll data files; Del Webb, archived pages cited above. The highest Mayflower Way resale on record, $396,300 on 28 June 2024, was a second-floor Spoonbill at 5682 Mayflower Way #808.
The first-floor Heron and Egret are single-level homes at ground level with the garage and the front door on the same level. The second-floor Spoonbill and Cormorant sit above them, with more space, the flex room that can be a third bedroom, higher outlooks over the lake or course, and no one living overhead. Buyers sort themselves by these trade-offs, and both floors have a steady pool. How a buyer reaches the second floor is something we confirm at the building itself; we do not rely on a listing description for it.
A second-floor end Spoonbill competes first with other Spoonbills and Cormorants, then with the larger first-floor homes elsewhere in Del Webb Naples. A first-floor Heron competes with other Herons and Egrets and with the villas that also offer ground-level living. That is why we never price a Mayflower Way home off a single “carriage home median”: the buyer who wants your floor is comparing your home with a short list, and we build the value from that list.
On the first floor the Egret is the end unit and the Heron the interior; on the second floor the Spoonbill is the end and the Cormorant the interior. End units have windows on three sides. The record is too thin to price “end” on its own, because end and interior also differ in size, so we show it to buyers as a feature, not as a measured premium.
Yes, on the record a Section I carriage home at Mayflower Way at Del Webb Naples has resold for less. The 15 resales of the 2007 Section I homes since 2021 recorded a $235,000 median, against $315,000 for the 18 resales in Sections II to IV, built 2018 to 2025. Age, a slightly smaller layout and older roofs explain most of the gap.
Data updated: October 2026 (Collier County recorded qualified sales through 28 April 2026)
Del Webb closed the 24 Section I homes (buildings 2, 3 and 14, at 5706, 5702 and 5705 Mayflower Way) from November 2007 to December 2008. Nothing more was built for nine years. In June 2017 Del Webb relaunched with four redesigned plans, and Section II (2018 to 2022), Section III (2023 to 2025) and Section IV (2023 to December 2025) followed (Ave Maria, 12 June 2017). Section I uses an earlier, slightly smaller version of the same eight-position layout; Del Webb’s 2007 plan names were never published, so we describe those homes by position, not by plan name.
Group | Built | Resales, Jan 2021 to Apr 2026 | Median resale | Range | Manager |

Sections II to IV | 2018 to 2024 | 18 | $315,000 | $266,000 to $396,300 | Section II RealManage; Sections III and IV Hampton Golf |
Sources: Collier County Property Appraiser, 2026 tax roll data files; management per Florida Division of Corporations, Mayflower Way search. In the last twelve months the two Section I resales recorded $280,000 (a second-floor interior position) and $212,500 (a first-floor end position).
The lower entry price is the point for many buyers. A Section I home gives the same Del Webb Naples membership, the same Mayflower Way pool club and the same street for tens of thousands of dollars less, and that is the argument we make to the buyer pool when we market one.
Mayflower Way at Del Webb Naples resale values rose sharply from 2021 to 2024, eased in 2025 and have held in 2026 so far. The yearly resale median went from $221,000 in 2021 to $355,250 in 2024, then $283,500 in 2025 and $273,750 on two resales to April 2026, while Del Webb’s own closing prices stepped down over the same years.

Since 1 January 2021 the county recorded 33 Mayflower Way resales; 30 of those units had an earlier qualified sale on the roll. The median change was +28.9 percent, and 4 of the 30 closed below the earlier price. All four had been bought at a peak: two in 2007 and 2008 from Del Webb, one in April 2022 and one from Del Webb in October 2024. In the twelve months to April 2026 the three pairs were all gains:
Unit | Bought | Paid | Resold | Resale price | Change |

5690 Mayflower Way #608 (Section III, Spoonbill) | 5 Jul 2023 | $284,500 | 28 Apr 2026 | $335,000 | +17.8% |
Source: Collier County Property Appraiser, 2026 tax roll data files; median change of the three pairs +17.8 percent, 0 of 3 below the earlier price.
No qualified Mayflower Way sale was recorded from May through August 2026; the county recorded four transfers in that span and marked all four not qualified, so they are not sales for valuation purposes. A quiet summer in a 112-home 55+ condominium is normal. It does mean the next resale will set the reference point for everyone else on the street, which is why we price the first one carefully.
With Del Webb gone, the 2025 builder closings ($250,000 to $310,000) stop being live competition and become recorded comparables. Further out, Collier County approved an expansion of Ave Maria on 10 June 2026 that includes a roughly 1,000-acre 55+ community east of Camp Keais Road (Gulfshore Business, June 2026). New 55+ supply is years away, but it is the next builder a Mayflower Way resale will compete with.
Del Webb’s sell-out helps a Mayflower Way at Del Webb Naples seller. Del Webb showed all four carriage plans Sold Out on 17 November 2025 and recorded its last closing on 1 December 2025, so a buyer who wants a carriage home here can only buy a resale. The builder’s 2025 closings now set a floor buyers remember, not a competing offer.

Source: Collier County Property Appraiser, 2026 tax roll data files. The last Del Webb closing was 5689 Mayflower Way in building 10, Section IV, on 1 December 2025. By 14 January 2026 Del Webb’s community page no longer listed the carriage-home collection at all (Del Webb, archived 14 January 2026).
A resale can close on the buyer’s timetable, often comes with window treatments, a finished lanai, appliances that have been tested, and sometimes furniture, and it shows the buyer a real budget history. Del Webb’s last units were new but bare. We put those differences in front of every buyer, because they are what lets a resale record above the builder’s closeout prices.
With the builder gone, a Mayflower Way seller competes with the other Mayflower Way carriage homes listed at the same time, with Del Webb Naples villas at the lower end of their range, and with other Ave Maria condominiums such as Terrace Condominiums at The National and Coach Homes at The National. Few of the 112 homes come up in a given year, so the next owner to sell sets the reference price for the street.
Buyers of a Mayflower Way at Del Webb Naples carriage home add up four layers before they make an offer: the section’s condominium fee (which already includes the Mayflower Way Recreation Association fee), the Del Webb Naples social assessment, the Stewardship District charge on the tax bill, and the Master Association assessment. A Section III home carries about $10,501 a year before property tax and the Master Association assessment.
Data updated: October 2026 (association budgets as posted in the Del Webb Naples document library; Stewardship District FY 2026-27 budget approved 4 August 2026)
Layer | Amount | Source and note |
|---|---|---|
Condominium association, Section III | $1,387.00 a quarter ($5,548.00 a year), 2026 | |
Condominium association, Section IV | $1,317.63 a quarter ($5,270.54 a year), 2025 | Section IV 2025 budget, the latest posted |
Condominium association, Sections I and II | not published | on the seller’s estoppel certificate and the association’s records |
Mayflower Way Recreation Association | $357.66 a quarter (2025) | inside the condo fee, a line in each condo budget, never added on top (Recreation 2025 budget) |
Del Webb Naples Community Association, social | $859.80 a quarter ($3,439.20 a year), 2026 | DWNCA 2026 approved budget: $574.80 operating, $240.00 bulk cable, $45.00 reserve |
DWNCA lawn (home-series) assessment | none for carriage homes (derived) | the budget’s four lawn series add to 2,337 homes, leaving exactly 112 social-only homes of its 2,449-home basis, the Mayflower Way count; confirm on the estoppel |
Ave Maria Stewardship Community District, FY 2026-27 | $1,387.20, $1,479.20 or $1,514.22 a year, by bond series | on the county tax bill (AMSCD FY 2026-27 final budget) |
Ave Maria Master Association | not published | on the Master Association estoppel |
Panther Run golf membership (optional) | +$712.56 a quarter (2026) |
The DWNCA lawn line is our reading of the budget’s unit counts, not a statement the association makes; Mayflower Way lawns are paid through the Recreation Association’s own landscape contract. The Stewardship District is a Chapter 189 independent special district; Section I units sit in the $1,387.20 tier and Section III units in the $1,514.22 tier; Section II units appear to sit in the $1,479.20 tier and Section IV units in the $1,514.22 tier, and the tax bill for the unit is the authority.
All before property tax and the Master Association assessment. Our arithmetic, from the budgets linked above.
A buyer compares the monthly cost of owning, not only the price. Two carriage homes at the same price but in sections with different condo budgets will not draw the same offer, and a buyer who sees a recent increase in the insurance line will ask why. Section III’s 2026 insurance line fell to $1,417.00 a unit a year (down 23 percent), against $1,796.25 in Section IV’s 2025 budget. We show the buyer the budget, the trend and what the fee pays for (insurance on the building, water and sewer, the pool club, fire alarm monitoring and reserves for roofs and paint), so the fee reads as value delivered rather than a number to discount.
A Mayflower Way resale can need up to four estoppel certificates: the condominium association under s. 718.116, and the Recreation Association, Del Webb Naples Community Association and Ave Maria Master Association under s. 720.30851. The statute caps the fee at $250 when nothing is delinquent, plus $100 if expedited, with the caps adjusted for inflation; the association’s own form states the actual fee. The Mayflower Way Declaration also provides for a Recreation Association capital contribution at closing, whose amount is not published; the estoppel states it. In Collier County the buyer customarily pays the owner’s title insurance policy and chooses the closing agent; the contract controls. The seller pays the documentary stamp tax on the deed at $0.70 per $100 (s. 201.02, Florida Statutes).
The 55+ rule at Mayflower Way at Del Webb Naples defines who may live in the home, not who may buy it. Every occupied home must have at least one resident aged 55 or older under the Del Webb Naples Declaration, written to comply with the federal Housing for Older Persons Act. Buyers who meet it are a deep, steady pool, and a clean age verification keeps a closing on time.
Neither the Mayflower Way Declaration nor the Section III condominium declaration carries its own age clause. The rule reaches every carriage home through the Amended and Restated Del Webb Naples Declaration, Article XVI, section 30 (Official Records Book 4621, Pages 250 to 251): every occupied unit must be occupied by at least one person aged 55 or older, and no one under 19 may reside more than 90 days in any 12 months (Del Webb Naples Community Association, Governing Documents). The federal framework is 42 U.S.C. 3607, with the 80 percent occupancy floor in 24 CFR 100.305 and age verification in 24 CFR 100.307; Florida’s is s. 760.29, Florida Statutes.
Ownership is open: a buyer of any age, a trust or a family member can hold title. Occupancy is what the rule governs. A buyer who intends to live in the home needs a household member who meets the age requirement; a buyer who plans to lease it needs a tenant household that does. We explain the rule to every buyer the same way and let them decide whether it fits.
The association verifies age for occupancy, so the buyer’s paperwork runs alongside the estoppels. A seller can help by giving us the association contacts early and by disclosing any lease in place. If your home closed before 4 November 2010 and has never been re-conveyed (possible only for a few Section I homes), ask the Del Webb Naples Community Association whether any grandfathered status still applies; we never assume it does.
It narrows the investor pool and steadies the owner-occupant one. The Mayflower Way Declaration, section 12.2, allows entire-unit leases only, for at least 30 days, and no more than four leases per calendar year (Mayflower Way Declaration); the Section III declaration adds no lease over one year and no subleasing, and the Section I, II and IV declarations govern for those units. The declaration has been amended several times, most recently in 2025, so the buyer confirms the current text in the resale package. A buyer who wants occasional seasonal income can have it; a buyer looking for nightly rentals will look elsewhere.
The flood map works in a Mayflower Way at Del Webb Naples seller’s favor, with care. FEMA’s map puts all 14 building centers in Zone X, outside the special flood hazard area, on panel 12021C0255H, effective 16 May 2012, but the AE and AH zones along the lakes run a few feet from several buildings, so the buyer’s lender decides building by building.
Three building outlines clip the mapped flood zone by small amounts: 5682 Mayflower Way (Section III, about 346 square feet, about 3 percent of the outline, AE and AH), 5683 (Section IV, about 8 square feet, AE) and 5690 (Section III, about 3 square feet, AH). Four more outlines are within about 3 feet of the line, and none is more than about 78 feet from it (FEMA National Flood Hazard Layer, queried 2 October 2026). The lender’s flood determination for the specific building, and an Elevation Certificate where one exists, decide whether federal flood insurance is required on a loan.
The federal mandatory purchase requirement applies to buildings in a special flood hazard area that secure a federally backed loan. Citizens does not require flood coverage for a condominium unit-owner (HO-6) policy (s. 627.351(6)(aa)3.b., Florida Statutes), and Collier County’s Class 5 rating in the Community Rating System gives eligible flood policies a 25 percent discount (Collier County 2026 Flood Protection Newsletter). Mayflower Way sits in Collier County hurricane evacuation Zone F. We give the buyer these facts before they ask, so the flood question does not cost you time in the inspection period.
The association insures the building as originally installed under s. 718.111, Florida Statutes; the owner’s HO-6 policy covers the interior finishes, fixtures, appliances and personal property, with at least $2,000 of loss assessment coverage under s. 627.714. The structural integrity reserve study and milestone inspection laws apply to buildings three habitable stories or higher (s. 718.112 and s. 553.899); Mayflower Way’s two-story buildings fall outside both by the statutes’ own terms. That is a real advantage against four-story condominiums, where the study and its funding are part of every resale conversation. The condo budgets still reserve for roofs ($40,000 per eight-unit building on a 20-year life) and paint ($8,000 on a 7-year life) in the Section III 2026 reserves.
A free in-person valuation of your Mayflower Way at Del Webb Naples carriage home turns the recorded-sales range into a price you can list at. Jesse or Marc walks the home, reads the condition, the view and the upgrades, checks the section’s budget and paperwork, and sends a written file with the comparables, the adjustments and a recommended list price.
The kitchen, baths and flooring against Del Webb’s 2023 to 2025 finishes; the flex room and how it is used; the lanai and the view from it; the garage; HVAC and water heater ages; anything a buyer’s inspector will flag; and, on the second floor, how the home is reached and how the outlook reads. It takes about an hour.

No. The Collier County Property Appraiser’s just value for a Mayflower Way at Del Webb Naples carriage home is an assessment figure set as of 1 January for tax purposes, and it typically lags the recorded sales. It is a useful check on a buyer’s future tax bill, but it is not what a buyer will pay.
The just value is set from sales before 1 January and mass-appraised across many units, while a valuation reads the specific home and the newest sales. If you hold a homestead exemption, your assessed value is also capped by Save Our Homes, which can sit far below both figures (Florida Department of Revenue, Save Our Homes).
The buyer’s taxes reset from the sale; your Save Our Homes cap does not transfer with the home. If you buy again in Florida, portability can carry part of your benefit to the next homestead (Florida Department of Revenue, portability (PT-112)). Buyers ask about the next year’s tax bill, and we show them an estimate built on the sale price, not on your current bill.
Mayflower Way at Del Webb Naples recorded a $280,000 resale median in the twelve months to April 2026, below the Coach Homes at The National ($425,000) and Veranda ($317,500) and above Terrace ($231,000), each in its own twelve-month window. Mayflower Way is the only one of the four inside Del Webb Naples, a 55+ village.

The windows differ because each ends at that product’s newest qualified sale; Mayflower Way’s ends in April 2026 because no qualified Mayflower Way sale was recorded from May through August 2026.
A buyer shopping Ave Maria condominiums sees the Lennar products at The National, with their golf and social membership options, and Mayflower Way with Del Webb Naples’ clubhouses, its own pool club and the 55+ community around it. Mayflower Way’s two-story buildings also sit outside the structural integrity reserve study law that applies to four-story Terrace buildings. For the village-wide picture, including Del Webb Naples’ villas and single-family homes, see our Del Webb Naples home valuation.
Within Del Webb Naples, a Mayflower Way carriage home is the entry point: a condominium with a one-car garage, against villas and single-family homes that carry their own lawn series and insure their own structures. A buyer who wants Del Webb Naples at a lower price and with less upkeep often tours both. If you are moving within the village, our guides to selling in Del Webb Naples and buying in Del Webb Naples cover both sides of the move.
These are the questions Mayflower Way owners ask us most about value, answered from the county record, the recorded documents and the association budgets.
The five recorded resales from May 2025 to April 2026 ran from $212,500 to $335,000 at a $280,000 median, and the 11 resales over 24 months recorded $287,000. Your plan, floor, section and condition place you inside that range; request a free valuation for your unit.
The eight Heron resales since 2021 recorded a $309,450 median, from $266,000 to $321,900; Del Webb’s nine 2025 Heron closings recorded $278,000.
One Egret resale is on the record since 2021, $270,000 in June 2025; Del Webb’s six 2025 Egret closings recorded a $296,000 median. With so few resales, we price an Egret from the Heron and Egret record together and from current listings.
The seven Spoonbill resales since 2021 recorded a $335,000 median, from $287,000 to $396,300, and the newest, at 5690 Mayflower Way #608 in April 2026, recorded $335,000.
The two Cormorant resales since 2021 recorded $330,000 and $365,000. Del Webb’s four 2025 Cormorant closings recorded a $260,000 median, which was closeout pricing on its last upper-floor units.
On the record, yes: since 2021, a $335,000 median for nine second-floor resales against $309,000 for nine first-floor resales in Sections II to IV. Most of the difference is size and the flex room that can be a third bedroom.
The 15 Section I resales since 2021 recorded a $235,000 median, against $315,000 for the newer sections. Condition closes much of that gap: the December 2025 Section I resale recorded $280,000.
For most owners, no. Of 30 resales since 2021 with an earlier recorded price, 26 closed above it, at a median change of +28.9 percent. The four below had been bought at a peak (2007, 2008, 2022 or late 2024).
Yearly resale medians eased from $355,250 in 2024 to $283,500 in 2025 and $273,750 on two resales to April 2026, while Del Webb’s closing prices stepped down from 2023 to 2025. Small yearly samples make the step look sharper than it is.
We do not forecast. What we can say is that the builder is gone, so the next buyer chooses only among resales, and that the 24-month resale median is $287,000.
No qualified sale was recorded from May through August 2026; four transfers in that span were marked not qualified by the county. A quiet stretch is normal in a 112-home community; the next sale will set the reference point.
Yes. Since 1 December 2025 there is no builder inventory to undercut a resale, and buyers who want a carriage home in Del Webb Naples can only buy from an owner.
Online estimates read builder closings as market sales, blend all of ZIP code 34142, and cannot see the floor, section, fees or 55+ rule. We value from the recorded sales of your own plan and floor, then from the home itself.
No. It is a tax assessment as of 1 January and usually lags the recorded sales; a homestead cap can put your assessed value lower still.
No. The buyer’s assessment resets after the sale; your Save Our Homes cap does not transfer with the home.
Buyers price the monthly cost of owning. A Section III home carries about $10,501 a year in condo, Del Webb Naples social and Stewardship District charges before property tax and the Master Association assessment; we show buyers what that pays for.
No. The $357.66 a quarter Recreation Association fee is a line inside each section’s condo budget, not a separate charge on top.
They are 24-unit associations, below the 25-unit threshold for a mandatory association website. The seller’s estoppel certificate and the association’s official records give the buyer the figures.
It shapes who can live in the home, not who can buy it. Every occupied home needs at least one resident aged 55 or older; owners, trusts and family members of any age can hold title.
Within the declarations: entire units only, at least 30 days, no more than four leases a calendar year, and the tenant household still needs a resident aged 55 or older.
No. The Mayflower Way Declaration, section 9.2, bars For Sale, For Rent and Open House signs on condominium units by anyone other than the developer, so marketing has to work without a yard sign.
FEMA maps all 14 building centers in Zone X, which buyers like. Three building outlines (5682, 5683 and 5690 Mayflower Way) clip the flood zone by small amounts, so the lender’s determination for the building decides whether flood insurance is required on a loan.
No. Both apply to buildings three habitable stories or higher, and every Mayflower Way building is two stories.
Panther Run membership is optional, at $712.56 a quarter in 2026, and the club caps memberships, so we do not price it into the home itself. If you hold one, ask the club how it can pass to your buyer; that can become part of the conversation.
Upgrades that a buyer can see and that compete with Del Webb’s newest finishes (kitchen, baths, flooring) help most, especially in Section I. We tell you which ones are worth doing before you list and which are not.
It can, and it is one of the adjustments we make at the walk-through. The county record does not tag views, so we read the view from the lanai and the comparables.
Some buyers value a furnished home; others do not. We price the home and the furniture separately so the buyer’s lender and appraiser see a clean number.
Yes, as a range from the recorded sales. A walk-through narrows it to a list price.
No. The valuation is free and there is no obligation to list.
Recorded Mayflower Way resales of the same plan and floor first, then the resale pairs, then Del Webb’s 2025 closings, then the homes listed now.
Yes. This page sets Southwest Florida MLS figures for the 12 months to 16 October 2026 (10 active listings, 11 closings) beside the county’s recorded sales, and we still take comparables from the county record first because most Mayflower Way sales were builder closings that the MLS does not fully show. We read current listings again when we prepare your valuation.
Before any decision to sell, refinance or insure, and whenever a new Mayflower Way resale records, because in a 112-home community each sale moves the reference point.
