Updated September 2026 · By Jesse McGreevy and Marc Comisar, Domain Realty

If you own one of the 18 estate homes on Jungle Plum Drive West, the honest answer to what it is worth starts with a fact no online estimate will tell you: no Jungle Plum West home has closed through the Southwest Florida MLS since June 19, 2020, and the whole street recorded only seven MLS closings in the ten years to 26 September 2026. Jungle Plum West at Forest Glen is the smallest neighborhood inside the gates and the largest home product, 2,473 to 4,284 square feet, built 1999 and 2000, with the highest 2026 preliminary median assessed value in the community, $988,045. Everything about the neighborhood itself, from the plat and the association to the flood map and the schools, lives on our Jungle Plum West at Forest Glen neighborhood guide, and the whole community sits on our Forest Glen Golf and Country Club community guide. This page does one job: it shows how a Jungle Plum West home is actually valued when the street’s own record is six years old, sale by sale, from the Southwest Florida MLS and the county’s recorded sales, and it gives you two ways to get your own number. Use the Home Valuation form at the top of this page, or call Jesse McGreevy direct at (239) 898-6072.

What Is My Jungle Plum West at Forest Glen Home Worth?

A Jungle Plum West at Forest Glen home is worth what its size, lot, condition and the evidence around it support, because the street has no recent sale of its own. Its seven Southwest Florida MLS closings in ten years ran $437,500 to $575,000, all between March 2017 and June 2020, and the county recorded no qualified Jungle Plum West sale in 2025 or 2026.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)

We read every one of the seven Jungle Plum West closings the Southwest Florida MLS recorded in the ten years to 26 September 2026, every one of the 14 Jungle Plum East closings in the same pull, and the state’s 2026 preliminary roll for all 18 Jungle Plum West homes before we wrote a single figure on this page.

The short answer, and why it is not a median

The MLS windows of 12, 24, 36 and 60 months hold no Jungle Plum West closing at all. The 120-month window holds seven, so no window reaches the ten closings a median needs to describe a market, and this page lists the sales themselves instead. They closed at $575,000 in March 2017, $550,000 in July 2018, $545,000 in March 2019, $450,000 in June 2019, $437,500 in October 2019, $465,000 in April 2020 and $565,000 in June 2020. For reference only, the median of those seven is $545,000 (n=7, 120 months). Every one of them is a 2017 to 2020 price, and the Forest Glen market has moved a long way since.

Why the street’s own record cannot price your home today

The last Jungle Plum West closing is more than six years old, and in those six years the community’s MLS median rose from $238,000 in 2021 to $470,000 in 2024 before easing to $375,500 in 2026 to 26 September, across mostly condominium sales. A 2019 or 2020 Jungle Plum West sale describes a different market, a different buyer pool and, often, a house that has since been renovated or not. It is a floor for the conversation and a record of how these homes were once priced, never a list price.

What we use instead of an automated estimate

We value a Jungle Plum West home from four records laid over one another. The Southwest Florida MLS gives us the street’s seven closings, with final list price, sold price, days on market and the living area each listing agent entered, plus the newer closings on Jungle Plum Drive East across the road. The state’s 2026 preliminary roll gives us assessed value, taxes and homestead status for all 18 homes. The state’s recorded sale file gives us every qualified sale on every Forest Glen parcel, including transfers that never touched a listing. The association and county records give us the governance, the flood file and the permit history your buyer will underwrite. Then we walk the home, because on a street with no recent sale the house itself is most of the evidence.

Why Should McGreevy and Comisar Value Your Jungle Plum West Home?

McGreevy and Comisar should value your Jungle Plum West at Forest Glen home because a street with no MLS sale since 2020 needs a valuation built from evidence rather than a headline median, and we build every number from the Southwest Florida MLS and the recorded public sales, home by home, as Top 1% Real Estate Agents Nationally Since 2008.

Who actually writes your valuation

You get Jesse and Marc, not an assistant with a template. Jesse McGreevy builds the pricing analysis, pulls the county permit history for your address and assembles the Jungle Plum West association and master association paperwork your buyer will ask for. Marc Comisar walks the home and judges size, lot, layout and condition against what is actually closing across Forest Glen and the East Naples golf communities around it. On an 18-home street, that walk-through carries more weight than any spreadsheet. Read more on the about McGreevy and Comisar page.

Why an 18-home street makes the valuation matter more

Jungle Plum West averages well under one MLS closing a year: seven in ten years, then none for six. That scarcity cuts both ways. Your home is likely the only Jungle Plum West home a buyer can see that season, so there is no competing listing on the street to undercut you. But there is also no recent same-street sale to justify your price to the buyer’s agent or to the lender’s appraiser, who will reach across the road to Jungle Plum East and outside the gates. Few homes on this street ever come up for sale, so the next owner who sells should call us first and have the evidence written down before the first showing.

The three pages that work together for a Jungle Plum West seller

If you are buying your next home inside the same gates, perhaps moving from an estate home to a smaller Forest Glen plan, start with buying a home in Jungle Plum West at Forest Glen, which covers the purchase side of the street.

Key Takeaways on Jungle Plum West at Forest Glen Home Values

These are the Jungle Plum West at Forest Glen valuation facts that decide most prices on Jungle Plum Drive West, each drawn from the Southwest Florida MLS, the state’s 2026 preliminary tax roll and sale file, Collier County’s records or the association’s state filings, and each repeated with its source further down this page.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)

  • 18 single-family estate homes on Jungle Plum Drive West, built 1999 and 2000: Block 2 of the Forest Glen of Naples plat, 2,473 to 4,284 square feet with a median of 3,092, on lots that run to about 0.47 acre, the largest homes and lots in Forest Glen.
  • Seven MLS closings in ten years, none since June 19, 2020: $437,500 to $575,000, a median of $545,000, $192.63 per MLS living square foot, 94.32 percent of final list price and 229 days on market (all n=7, 120 months).
  • No window below 120 months holds a closing: the 12, 24, 36 and 60 month windows each show n=0 for Jungle Plum West.
  • The county sale file shows no qualified Jungle Plum West sale in 2025 or 2026, against 45 across Forest Glen at a $445,000 median and five on Jungle Plum East at an $835,000 median.
  • The highest assessed values in Forest Glen: a 2026 preliminary median of $988,045, from $691,252 to $1,076,413, a median estimated tax bill of $4,706.25, and 14 of 18 homes (78 percent) homesteaded against 38.8 percent community-wide.
  • Two association layers, no condominium layer: the Jungle Plum West neighborhood association and the Forest Glen master association, both Chapter 720, so the section 720.401 disclosure summary plainly applies to your sale.
  • Almost entirely FEMA Zone X on the February 8, 2024 map, evacuation Zone D, 163 mph design wind speed, and every home built before Florida’s first statewide building code of 2002.
  • Nothing is for sale on the street: zero active Jungle Plum West listings on the September 2026 pull, against one Jungle Plum East listing asking $799,000.

How Is a Jungle Plum West at Forest Glen Home Actually Valued?

A Jungle Plum West at Forest Glen home is valued by fixing what the house is, then building the evidence outward in rings: the street’s own 2017 to 2020 record, the Jungle Plum East sales across the road, Forest Glen’s wider market and East Naples estate homes, each adjusted for time and tested against the house itself.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)

Step one: confirm it is Jungle Plum West, not Jungle Plum East

Jungle Plum Drive runs through both single-family sections of Forest Glen, and they are different neighborhoods. Jungle Plum West is Block 2 of the plat, 18 homes on Jungle Plum Drive West under Jungle Plum West of Forest Glen Neighborhood Association, Inc.; Jungle Plum East is Block 3, 69 smaller homes on Jungle Plum Drive East under its own association. The MLS files both under Development Forest Glen, and at least one Jungle Plum Drive East closing carries a condominium tag in the MLS subdivision field. We confirm the block and the association from the recorded legal description before choosing a single comparable.

Step two: fix the size, and know which square foot you are reading

The county roll measures Jungle Plum West homes at 2,473 to 4,284 square feet, a median of 3,092. The MLS rows show what listing agents entered: 2,387, 2,414, 2,694, 2,712 and 3,738 square feet among the seven closings. The two measures are not the same square foot and never divide into each other’s prices. We start from your home’s recorded size, confirm it on the walk-through, and compare it only with homes measured the same way.

Step three: price the lot

The Jungle Plum West lots run to about 0.47 acre, the largest in Forest Glen, where the Periwinkle villa lots run about 0.15 acre and most homes sit in condominium buildings. Lot size, shape, what the rear of the lot faces and how private it feels separate two Jungle Plum West homes as surely as the floor plan does. No public record prices a lot premium on a street with no recent sale, so we measure it from the closest comparable sales we can see and say so when the sample is too thin.

Step four: account for condition on a home built in 1999 or 2000

Every Jungle Plum West home was built in 1999 or 2000, before Florida’s first statewide building code took effect in 2002. That makes the roof date, impact glass or shutters, garage door bracing, air conditioning and plumbing the variables a buyer’s insurer prices first. The current code sets a 163 mph design wind speed here, inside the wind-borne debris region, so any replacement opening must be impact-rated or protected. The original specifications sit in each home’s own Collier County permit history, not in a community record, so we pull yours.

Step five: price the two association layers

Every Jungle Plum West buyer inherits the master association and club dues, billed quarterly on one statement, plus the Jungle Plum West neighborhood association assessment. There is no condominium layer. No association publishes its budget on a public page, and the figures that circulate online cite no document, so we do not repeat them. Your number lives on the association’s budget and on the estoppel certificate, and it goes into your valuation file before we price.

Step six: build the evidence rings

Ring one is the street: seven MLS closings from 2017 to 2020, adjusted for time. Ring two is Jungle Plum East, the other single-family section, with 14 MLS closings in ten years, the latest in May 2025, and five recorded qualified sales in 2025 and early 2026 at an $835,000 median. Ring three is Forest Glen’s wider market. Ring four is estate-scale single-family homes in the East Naples golf communities a buyer tours on the same day. The closer the ring, the more weight it carries; the farther out, the more adjustment it needs.

Step seven: adjust for time without inventing a trend

With no Jungle Plum West sale since 2020, the street has no series of its own to adjust with. We read the direction from the rings: Jungle Plum East’s MLS median of $410,000 on three 2019 closings against $797,000 on two 2024 closings, and Forest Glen’s community median from $238,000 in 2021 to $470,000 in 2024 and $375,500 in 2026. Those are small samples and a mixed product, so they set a direction, not a multiplier.

Step eight: check the flood file

On FEMA’s current map, panel 12021C0418J, effective February 8, 2024, the Jungle Plum West address points are almost entirely Zone X, outside the 1 percent annual chance floodplain. That is usually good news for your buyer’s lender, but it is a street reading, not a determination for your lot. We pull the FIRMette for your address, and any elevation certificate on file, and put them in the file with the price.

Step nine: test the number against today’s competition

Finally we test the opinion of value against what a buyer can actually see. On the September 2026 pull no Jungle Plum West home was for sale, and the only Jungle Plum listing inside the gates was a Jungle Plum East home asking $799,000 at 71 days on market. Forest Glen as a whole closed at a median 93.49 percent of final list over twelve months, so a price that assumes a full-price offer is a price that sits.

What Are Jungle Plum West at Forest Glen Homes Worth, Sale by Sale?

Jungle Plum West at Forest Glen homes sold for $437,500 to $575,000 across seven Southwest Florida MLS closings from March 2017 to June 2020, a median of $545,000 at 94.32 percent of final list (n=7, 120 months), and no shorter window holds a single closing, so each sale is listed rather than summarized.

The 2,387 and 2,414 square foot entries

Three of the seven closings were entered at the smallest sizes on the street. A 3 bedroom home entered at 2,387 square feet closed at $575,000 in March 2017 after 99 days, the highest Jungle Plum West price on the MLS. A 3 bedroom and den home entered at the same 2,387 square feet closed at $545,000 in March 2019 after 392 days, at 99.09 percent of list. A 3 bedroom home entered at 2,414 square feet closed at $465,000 in April 2020 after 229 days, at 93.94 percent. Same size band, a $110,000 spread in three years: condition and timing, not the plan, set those prices.

The 2,694 and 2,712 square foot entries

Three more closings sat in the next size band, all 3 bedroom and den homes. One entered at 2,712 square feet closed at $550,000 in July 2018 after 42 days, the fastest Jungle Plum West sale in the record, at 99.12 percent of list. Another entered at 2,712 square feet closed at $450,000 in June 2019 after 133 days, at 81.82 percent of a $550,000 list, the deepest discount on the street. One entered at 2,694 square feet closed at $437,500 in October 2019 after 493 days, at 87.68 percent. The same band produced both the quickest sale and the two deepest discounts.

The largest entry: 3,738 square feet

One closing was entered at 3,738 square feet, a 4 bedroom and den home, and it is the most recent Jungle Plum West sale on the MLS: $565,000 in June 2020 after 659 days, at 94.32 percent of a $599,000 final list. It is walked through in detail further down. It sold for less than two of the smaller homes, which is the clearest single lesson in the record: on this street, size alone did not set the price.

The county view: assessed values, not sales

We tracked all 18 Jungle Plum West homes on the state’s 2026 preliminary roll, which values them at a median of $988,045, from $691,252 to $1,076,413, the widest and highest range in Forest Glen. Assessed value is the county’s figure for tax purposes, held below market for long-time homestead owners by Save Our Homes and not transferable to a buyer, so it is a floor for tax planning and never a price.

What Does Price per Square Foot Tell You About a Jungle Plum West Home?

Price per square foot tells you how the market once ranked Jungle Plum West homes against each other, not what yours is worth today. The MLS median was $192.63 per living square foot across seven closings from 2017 to 2020 (n=7, 120 months), the lowest per-foot figure of any Forest Glen single-family record, because the homes are the largest.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)

The seven per-foot figures

On our arithmetic from the MLS rows, the seven closings ran $240.89 (2017), $202.80 (2018), $228.32, $165.93 and $162.40 (2019), and $192.63 and $151.15 (2020) per living square foot as entered. The largest home, at 3,738 square feet, produced the lowest figure, $151.15; the smallest entries produced the highest. That is the normal shape of a size ladder: the first 2,400 square feet carry the lot, the garage and the kitchen, and each foot above that adds less.

Why Jungle Plum East sells at a higher rate per foot

Jungle Plum East’s homes run 2,176 to 2,746 square feet on the county roll, and its MLS median over 120 months was $242.87 per living square foot (n=14), against $192.63 on Jungle Plum West (n=7). On our arithmetic from the same pull, Jungle Plum East’s seven closings from 2017 to 2020 had a median of $221.74 a foot in the years Jungle Plum West was selling. The smaller homes across the road buy a lower ticket at a higher rate per foot, which is exactly why a Jungle Plum East per-foot figure applied to a 3,000 square foot Jungle Plum West home overstates it.

MLS living area and county measurements are different square feet

The MLS divides the sale price by the living area the listing agent entered, and the entries on Jungle Plum West run 2,387 to 3,738 square feet. The county roll measures the same 18 homes at 2,473 to 4,284. Neither is wrong and neither may be divided into the other system’s price, so always ask which square foot a quoted figure uses.

How to use price per square foot on your own home

Use it to rank, never to price. Compare your home’s per-foot figure only with homes of similar size measured the same way, treat any figure built on the seven 2017 to 2020 closings as history, and never multiply a Jungle Plum East or Forest Glen condominium rate by your square footage. On a street with no sale since 2020, the per-foot figure is a direction and the walk-through is the evidence.

The most recent public sale, walked through

This is a public record sale from the MLS, not a McGreevy and Comisar transaction, and we show it because it is the most recent Jungle Plum West closing. On 19 June 2020 a 4 bedroom and den, 3 bath home on Jungle Plum Drive West, entered at 3,738 square feet, closed at $565,000 after 659 days on market, against a final list price of $599,000, 94.32 percent of list. Four facts stand out. It was the largest home in the street’s MLS record and it did not set the high price: two smaller homes had sold for more, $575,000 in 2017 and $550,000 in 2018. It works out to $151.15 per living square foot on our arithmetic, the lowest figure on the street. It took 659 days, the longest wait in the record and nearly three times the street’s 229-day median. And the $34,000 between the final list and the sale was negotiated after almost two years of exposure, which means the list price had very likely come down before that point, since the final list is the price after any reductions. Three lessons sit in one sale: the biggest house does not automatically carry the biggest number, time on market did not raise the price, and the buyer’s number arrived only after the price met the evidence. That was 2020, before the Forest Glen market moved; the lesson about evidence is the part that still applies.

The fastest sale and the deepest discount

The fastest Jungle Plum West closing was a 3 bedroom and den home entered at 2,712 square feet: listed at $554,900, it closed at $550,000 in July 2018 after 42 days, 99.12 percent of list. Eleven months later another home entered at the same 2,712 square feet, listed at $550,000, closed at $450,000 after 133 days, 81.82 percent of list, a $100,000 gap between final list and sale. The record does not say why the two differed, and we will not invent a reason. What it shows is that on this street a price the evidence supported sold in weeks, and one it did not support gave the difference back.

What the county file adds, and what it cannot

The state’s 2026 preliminary sale file keeps the two most recent sales on every parcel, and for Jungle Plum West it shows no qualified sale in 2025 or 2026. That independent layer confirms the MLS picture rather than filling it: no private or off-MLS Jungle Plum West sale was recorded in the window either. For a specific address we can research the parcel’s own sale history on request, and we read it by county measures only.

What is for sale on the street right now

On the September 2026 pull, no Jungle Plum West home was actively listed. The only Jungle Plum listing inside the gates was a 2 bedroom and den home on Jungle Plum Drive East, asking $799,000 at 71 days on market. A Jungle Plum West seller who lists this season is the only choice a buyer of this product has, and that is worth pricing deliberately rather than casually.

How Long Do Jungle Plum West Homes Take to Sell, and How Close to Asking?

Jungle Plum West at Forest Glen homes took a median 229 days on market and sold at a median 94.32 percent of final list price across seven MLS closings from 2017 to 2020 (n=7, 120 months), against 47.5 days and 93.49 percent across Forest Glen’s 32 closings in the twelve months to 26 September 2026.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)

Reading a 94.32 percent sale to list

A median Jungle Plum West buyer from 2017 to 2020 negotiated a little under six percent off the final list price, measured against the price after any reductions, not the first ask. The individual ratios ran from 81.82 to 99.12 percent. Three of the seven closed at 97 percent or better; two closed below 90 percent. The dollar gaps between final list and sale ran from $4,900 to $100,000.

Reading 229 days

The seven closings took 42, 99, 133, 229, 392, 493 and 659 days. Four of seven took more than 200 days. That was an estate-home market in a community whose buyers were mostly shopping condominiums and coach homes, and it tells today’s seller two things: the buyer for a 3,000 square foot Forest Glen home is a narrower buyer, and a price above the evidence costs seasons, not weeks.

The seller’s benchmark: Jungle Plum West against its neighbors

This is the yardstick a Jungle Plum West seller should use, because it compares named Forest Glen neighborhoods and the community across Collier Boulevard on the decision variables that set a listing strategy, all from the same September 2026 MLS pulls.

The Forest Glen and Cedar Hammock rows are mostly condominium sales, which is why their medians sit far below the single-family streets. On time to sell, Jungle Plum East’s homes sold in a median 5 days on market while Jungle Plum West’s took 229.

Months of supply on the pull date

With no Jungle Plum West closing in twelve months and no active listing, the street’s months of supply cannot be computed; there is neither a sale pace nor a shelf. Forest Glen as a whole held about 4.9 months of supply on 26 September 2026. For a Jungle Plum West seller, the competition is not the street; it is the Jungle Plum East home listed at $799,000 and the estate homes a buyer tours outside the gates that same week.

How the market has moved since the street last sold

Forest Glen’s MLS closings show the negotiation widening year by year: 97.82 percent of final list in 2021 at a median 10.5 days, 98.37 percent in 2022, 97.23 percent in 2023, 97.35 percent in 2024, 95.31 percent in 2025, and 93.26 percent in 2026 to 26 September at a median 64 days. Buyers are taking more time and more off the price than at any point since the street last traded. A Jungle Plum West list price set from a 2022 memory of Forest Glen will meet a 2026 buyer.

The pricing strategy that follows from these numbers

On Jungle Plum West the list price is the whole argument, because there is no recent same-street sale to lean on. That argues for listing where the evidence supports, handing that evidence to the buyer’s agent with the listing so the appraiser reads it too, and leaving room that is deliberate rather than accidental. The Jungle Plum West homes that sold near list sold in weeks or a few months; the ones that sold 12 percent or more below list had been priced where the evidence did not reach.

How Have Jungle Plum West at Forest Glen Home Values Changed Since 2017?

Jungle Plum West at Forest Glen values cannot be charted since 2020 because the street has not sold since then: its seven MLS closings ran $575,000 in 2017, $550,000 in 2018, a $450,000 median on three sales in 2019 and a $515,000 median on two in 2020, while the market around it has repriced.

Jungle Plum East, the closest series

Across the road the record kept going. Jungle Plum East’s MLS medians ran $410,000 on three closings in 2019, $320,000 on one in 2020, $381,000 on one in 2021, $672,500 on two in 2022, $875,000 on one in 2023, $797,000 on two in 2024 and $760,000 on one in 2025. In the county’s recorded sale file, its five qualified sales of 2025 and early 2026 had an $835,000 median, from $760,000 to $990,000. The direction is plain even on small samples: the single-family product inside Forest Glen repriced sharply upward after 2021.

Where Jungle Plum West sat against Jungle Plum East when both were selling

From 2017 to 2020 the two streets traded side by side. On our arithmetic from the same MLS pull, Jungle Plum East’s seven closings in those years had a median of $410,000, while Jungle Plum West’s seven had a median of $545,000, about a third higher, for homes entered at 2,387 to 3,738 square feet against 1,815 to 2,100 across the road. That relationship is one input to a Jungle Plum West valuation today, never a formula: condition, lot and size on your street decide whether your home sits at, above or below it.

What the county’s assessed values say, and do not say

The state’s 2026 preliminary roll puts Jungle Plum West’s median assessed value at $988,045, above Jungle Plum East’s $657,833 and every other Forest Glen neighborhood. With 14 of 18 homes homesteaded and capped by Save Our Homes, those assessed values are held below market for long-time owners, so they rank the street at the top of Forest Glen but do not price any house on it.

What the trend means for your valuation

For a Jungle Plum West seller, the time adjustment is the valuation. A 2019 or 2020 street sale is a floor and a record of how these homes were priced before the market moved; Jungle Plum East’s 2022 to 2025 sales show how far the single-family product moved since; and the 2026 negotiation, at a 93.26 percent Forest Glen median, shows where buyers are now. We adjust with those records and then walk the house, because none of them has seen it.

Jungle Plum West at Forest Glen vs Jungle Plum East at Forest Glen: Which Holds Its Value Better?

Jungle Plum East at Forest Glen has the recent record and Jungle Plum West at Forest Glen has the larger homes: Jungle Plum East recorded 14 MLS closings in ten years at a $474,000 median and a 5-day median market time, while Jungle Plum West recorded 7 at $545,000 and 229 days, none since 2020. A Jungle Plum West seller prices with Jungle Plum East in view.

Where the two differ most for a seller

Jungle Plum East sells fast and close to list: its six closings of the 60-month window took a median 7.5 days at 99.00 percent of list, and its most recent closed above list in no days at all. Jungle Plum West’s record is slower and deeper-discounted, and it stops in 2020. Why buyers moved faster across the road is our reading, not a proven cause: a larger pool of homes, a lower ticket that matches more of Forest Glen’s buyers, and a steady run of recent sales that gives appraisers something to read. Jungle Plum West answers with the only Forest Glen homes larger than 2,746 square feet and the largest lots. See our Jungle Plum East at Forest Glen guide, and a Jungle Plum East owner reading the same question from the other side should use our Jungle Plum East at Forest Glen home valuation page.

Who chooses which, and what that means for your price

A buyer who chooses Jungle Plum East wants single-family living inside the Forest Glen gates at a lower ticket, in 2,176 to 2,746 square feet. A buyer who chooses Jungle Plum West wants the most house and the most land Forest Glen offers and is prepared to wait for one of 18 homes to come up. We price a Jungle Plum West home against both records, so the buyer’s comparison with the $799,000 Jungle Plum East listing and the $835,000 recorded Jungle Plum East median is answered in the listing rather than in the negotiation.

How the comparison changes the valuation itself

The comparison enters the number in two places. First, a buyer touring Jungle Plum East the same morning sees what a smaller Forest Glen house asks and sells for now, so your price has to explain its premium in square feet, lot and condition. Second, a lender’s appraiser with no Jungle Plum West sale since 2020 will reach for Jungle Plum East, and a valuation file that has already made that adjustment, with the size and lot differences written down, is the one that survives the appraisal.

Why Do Online Estimates Miss on Jungle Plum West Homes?

Online estimates miss on Jungle Plum West at Forest Glen homes because automated models need recent same-street sales and this street has none since 2020, and because they blend 18 estate homes with 781 other Forest Glen homes, most of them condominiums, while the club membership, the two association layers and the house itself stay invisible.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)

A model with no comparable reaches for the wrong one

A model that finds no Jungle Plum West sale since 2020 reaches for the nearest sales it can match, and inside Forest Glen those are mostly condominiums and coach homes at a twelve-month MLS median of $394,000. Or it rolls a 2020 street sale forward on an index built from other products. Either way it is estimating from homes that are not yours.

Estate homes blended into a condominium feed

Forest Glen holds 658 condominium units, 54 twin villas and 87 single-family homes, and Jungle Plum West is 18 of those 87. A model that reads Forest Glen as one neighborhood lets whatever sold last pull every estimate toward it, and in Forest Glen what sold last is usually a Britannia or Bishopwood condominium.

The membership and the association layers sit inside every price

Every Forest Glen sale conveys club membership with the home, and the club calls Forest Glen “a gated, membership-inclusive community.” The value and the carrying cost of that membership, and of the Jungle Plum West neighborhood assessment, sit inside every sale price. None of those fees is a standard data field and none is published, so a model sees nothing and misses in whichever direction the neighbor’s bundle points.

The assessed value trap

A model that leans on assessed values sees Jungle Plum West’s $988,045 median and nothing else. It cannot see that 14 of 18 homes carry homestead and the Save Our Homes cap, that a renovated kitchen or a new roof changes the number, or that assessed values and recorded sale prices diverge across Forest Glen in every neighborhood with sales.

The size and lot a model cannot read

The street runs from about 2,400 to more than 4,200 square feet on lots up to about 0.47 acre. A model that reads a 2,387 square foot entry and a 3,738 square foot entry as the same product, or ignores the lot, misprices both. The 2020 record already showed the largest home selling below two smaller ones.

What to do with an online estimate you have already seen

What Costs Will a Jungle Plum West Buyer Price Into Your Offer?

A Jungle Plum West at Forest Glen buyer prices four carrying costs into an offer: quarterly master association and club dues, the Jungle Plum West neighborhood assessment, property tax reset to the purchase price, and homeowner’s and wind insurance on a 1999 or 2000 home. No association amount is published; the estoppel certificate states them for your home.

Data updated: September 2026 (Florida DBPR estoppel certificate fee schedule; Collier County 2026 preliminary roll; FY2025 Collier County tax bill for a Jungle Plum Drive home; Forest Glen Master Board 2016 notice)

The association layers and the estoppel

Master association and club dues are billed quarterly on one statement, per the club’s own 2016 notice to members, and the Jungle Plum West neighborhood association sets its own separate budget, managed on the state record by Tropical Isles Management of Fort Myers. Any capital contribution or transfer fee due at closing is stated on the estoppel certificate; no first-party document we found publishes one. Florida caps each estoppel certificate at $299, plus $119 for expedited delivery and up to $179 more on a delinquent account, and a Jungle Plum West sale needs two.

Capital projects and the 2016 example

Forest Glen funds major club projects by assessing every member equally. In 2016 the master board approved a $949,376 outdoor dining facility plus an $80,000 contingency and assessed every member $1,290, Jungle Plum West included, billed $215 a quarter for six quarters. A 2017 amendment to the master declaration set a special-assessment spending limit of $400,000, indexed to the Consumer Price Index from 2019, above which member approval rules apply. A buyer’s attorney will ask whether any assessment is pending, so the answer belongs in your listing file.

The tax reset your buyer inherits

Florida’s Save Our Homes cap follows the owner, not the house, and 14 of Jungle Plum West’s 18 homes carry a homestead exemption, far above Forest Glen’s 38.8 percent. So most Jungle Plum West sellers are passing on a capped bill their buyer will not keep. The median 2026 preliminary estimated tax on the street is $4,706.25. Adopted 2025 millage for Forest Glen was 10.5058 mills, and the 2026 preliminary roll computes estimates at 10.4020 mills, about $1,040 for each $100,000 of taxable value on our arithmetic. That is the mechanism, not a quote for any home.

No CDD, one county line

No Community Development District covers Forest Glen, so there is no district bond assessment on any bill. Single-family bills carry the county’s District 1 garbage charge, $261.91 on a 2025 Jungle Plum Drive bill. That absence of a district bond lowers your buyer’s carrying cost against newer East Naples communities and belongs in your listing presentation.

Insurance on a 1999 or 2000 home

Because Jungle Plum West was built before the 2002 statewide code, a buyer’s insurer will underwrite the roof date, the opening protection and the wind mitigation features one by one. Flood insurance is not federally required on most Zone X addresses, though a lender may still ask, and across all 5,463 flood policies in ZIP 34114 that took effect from June 2025 to May 2026 the median annual cost was $1,528. Unincorporated Collier County is a Class 5 community in FEMA’s Community Rating System, worth a 25 percent discount on eligible flood policies.

Your own costs of selling

Florida’s documentary stamp tax on the deed is $0.70 per $100 of price, $700 for each $100,000, and is customarily paid by the seller. In Collier County the buyer customarily pays for the owner’s title policy. Add the two estoppel certificates, prorated taxes and dues, and any negotiated commission or credits, all set out in a written net sheet before you list.

What Does a Jungle Plum West Seller Owe a Buyer Before Contract?

A Jungle Plum West at Forest Glen seller owes the buyer the section 720.401 homeowners association disclosure summary before the contract is signed, because both the Jungle Plum West neighborhood association and the Forest Glen master association are Chapter 720 homeowners associations and the street has no condominium layer, plus Florida’s flood disclosure.

Data updated: September 2026 (Florida Statutes sections 720.401, 720.30851, 718.503, 689.302 and 689.261, retrieved Sep 2026; Florida DBPR estoppel certificate fee schedule)

Section 720.401, before the contract

Section 720.401 requires that a prospective parcel owner be presented a disclosure summary “before executing the contract for sale,” supplied “by the parcel owner if the sale is by an owner that is not the developer,” and the contract must carry the statute’s voidability warning in conspicuous type. If the summary is not provided first, the buyer may cancel “within 3 days after receipt of the disclosure summary or prior to closing, whichever occurs first,” and that right cannot be waived; it ends at closing. For a Jungle Plum West seller the statute plainly applies. Our research did not read the recorded master declaration’s text on this point, so this page makes no claim about what the covenant restates, only about the statute.

The Chapter 718 fork, and why it does not reach your street

Section 720.401 states that it does not apply to an association regulated under Chapter 718, and 658 Forest Glen homes are condominium units in 13 condominiums under that chapter, each also inside the master association and a neighborhood or commons association. For those sellers the disclosure regime depends on what they own, and they route it through their closing agent. Jungle Plum West is 18 fee-simple platted lots with no condominium association, so the Chapter 718 package does not apply to your sale. Confirm the correct package with your closing agent or attorney; this is general information and not legal advice.

Two estoppel certificates

A Jungle Plum West sale needs two estoppel certificates: one from the master association and one from the Jungle Plum West neighborhood association, each capped at $299 under section 720.30851, plus $119 for delivery within three business days and $179 on a delinquent account. Who pays is set in your contract, and we order both the day a contract is signed.

Florida’s flood disclosure and the property tax summary

Since October 1, 2024, section 689.302 requires a residential seller to complete a flood disclosure at or before the time the contract is executed, covering flood insurance claims and federal flood assistance on the property. Section 689.261 separately requires a property tax disclosure summary warning the buyer not to rely on the seller’s current taxes. On Jungle Plum West the flood form is usually short, because the address points map almost entirely Zone X, and the tax summary matters more than almost anywhere in Forest Glen, because 14 of 18 homes carry homestead.

The recorded documents your buyer will ask for

The master declaration was recorded at Official Records Book 2536, Page 1955, amended and restated May 14, 2010 at O.R. 4566, Page 2673, and amended July 5, 2017 at O.R. 5411, Page 1883. The Jungle Plum West neighborhood declaration sets the street’s own lease, pet, vehicle and architectural rules, none of which is published on a public page. We request both, with the association’s current budget, the week you decide to sell.

What Moves the Number Before You List a Jungle Plum West Home?

What moves a Jungle Plum West at Forest Glen home’s number before listing is the evidence a buyer’s insurer, lender, appraiser and attorney will ask for: the roof and opening dates, a four-point and wind mitigation report, the permit history, the flood file, the association documents and a comparable file the appraiser can read, all timed to the winter season.

Data updated: September 2026 (Florida Office of Insurance Regulation form OIR-B1-1802; FEMA National Flood Hazard Layer; Collier County permit and elevation certificate records; Forest Glen Golf and Country Club Real Estate and Rentals Wanted pages)

Roof, four-point and wind mitigation

Florida insurers underwrite a four-point inspection of roof, electrical, plumbing and air conditioning, and a wind mitigation report on the state’s form OIR-B1-1802, valid up to five years absent material changes, that records roof covering, roof-to-wall connection, secondary water resistance and opening protection. On a 1999 or 2000 home those features differ house by house, and two Jungle Plum West homes of similar size can carry very different premiums. Gather the permit numbers, dates and invoices for any roof, impact glass, shutters or air conditioning.

The permit history

Because these homes predate the 2002 code, the buyer’s inspector will ask specifically about window and shutter protection, garage door bracing and roof tie-downs. The answers sit in your home’s own Collier County permit record. We pull it before listing, so the answer is in the file on day one rather than a surprise during inspection.

The flood file

Pull the FEMA zone for your own address from the Map Service Center and keep any elevation certificate in the listing file. FEMA describes the local flood source across Forest Glen as ponding and overland flow, not storm surge, and the only base-flood-elevation line FEMA draws across the community on the current map is 10.5 feet NAVD88. The one county-held elevation certificate inside Forest Glen, for a Jungle Plum Drive East home, shows a finished floor of 13.0 feet NAVD88; ask Collier County whether one is on file for yours.

The comparable file for the appraiser

On a street with no sale since 2020, the appraisal is the step most likely to reprice a contract. We hand the buyer’s agent a written comparable file with the listing: the street’s seven closings adjusted for time, the Jungle Plum East sales with the size and lot adjustments written down, and the estate-home sales we used outside the gates. An appraiser who receives that file reads the same evidence we priced from.

Rent or sell? What the record shows

No Jungle Plum West home leased through the MLS in the two years to 26 September 2026. Every Forest Glen lease closing in that time was a two-bedroom condominium, at $3,400 to $5,500 a month furnished for the season or $1,900 a month on an annual lease, so a rent for an 18-home estate street has to be built from wider comparables. Renters obtain club privileges through a membership transfer whose fee the club does not publish, and lease minimums sit in the neighborhood declaration. We publish no rent-versus-sell yield for Jungle Plum West; Jesse will pull wider lease comparables on request at (239) 898-6072.

Timing the season, and the club’s own board

Fifteen of Forest Glen’s 32 MLS closings in the latest twelve months came from November through April, and March 2026 alone produced seven. Have the home photographed, documented and priced before the winter buyers arrive. The club also invites owners to list homes on its own website free of charge; those owner listings are part of the market you compete with, and we use the board alongside full MLS exposure.

Frequently Asked Questions, Seller Edition: Valuing a Jungle Plum West at Forest Glen Home

These are the valuation questions Jungle Plum West at Forest Glen owners actually ask, answered from the Southwest Florida MLS, the state’s 2026 preliminary tax roll and sale file, Collier County’s records, FEMA and the association’s state filings. Nothing here is tax or legal advice, and none of it replaces a written valuation of your home.

What is my Jungle Plum West at Forest Glen home worth?

It depends on your size, lot, condition and the evidence around your street, because Jungle Plum West has not recorded an MLS sale since June 19, 2020. Its seven MLS closings in ten years ran $437,500 to $575,000, all from 2017 to 2020, and Jungle Plum East across the road recorded five qualified sales in 2025 and early 2026 at an $835,000 median. Use the Home Valuation form at the top of this page, or call Jesse direct at (239) 898-6072, for a written number on your home.

When did a Jungle Plum West home last sell?

On the MLS, on 19 June 2020: a 4 bedroom and den home entered at 3,738 square feet closed at $565,000 after 659 days, at 94.32 percent of a $599,000 final list. The state’s sale file shows no qualified Jungle Plum West sale in 2025 or 2026.

Why does this page list sales instead of giving a median?

Because the stats window widens until it holds ten or more closings, and on Jungle Plum West no window gets there: the 12, 24, 36 and 60 month windows hold none and the 120-month window holds seven. A median of seven sales spread over four years is not a market, so each sale is shown with its date, size, price and days on market.

What is the median sale price on Jungle Plum West?

For reference only, $545,000 across seven MLS closings from 2017 to 2020 (n=7, 120 months). It is a 2017 to 2020 figure and does not describe today’s market.

What is the price per square foot on Jungle Plum West?

$192.63 per MLS living square foot across the seven 2017 to 2020 closings (n=7, 120 months), from $151.15 on the largest home to $240.89 on a 2,387 square foot entry. It ranks the homes against each other; it does not price yours today.

How long did Jungle Plum West homes take to sell?

A median of 229 days on market across the seven closings, from 42 to 659 days. Four of the seven took more than 200 days.

How close to asking did Jungle Plum West homes sell?

A median of 94.32 percent of the final list price (n=7), from 81.82 to 99.12 percent. Three closed at 97 percent or better and two below 90 percent.

Are any Jungle Plum West homes for sale right now?

None on the September 2026 pull. The only Jungle Plum listing inside the gates was a Jungle Plum East home asking $799,000 at 71 days on market.

Is the county’s assessed value what my home would sell for?

No. The 2026 preliminary median assessed value on Jungle Plum West is $988,045, from $691,252 to $1,076,413, and 14 of 18 homes carry homestead and the Save Our Homes cap. Assessed value is a tax figure and a floor for tax planning, never a list price.

Why is Jungle Plum West assessed higher than every other Forest Glen neighborhood?

Because its homes are the largest in Forest Glen, 2,473 to 4,284 square feet on lots up to about 0.47 acre. The county’s $988,045 median sits above Jungle Plum East’s $657,833 and every condominium neighborhood.

How does Jungle Plum East affect my Jungle Plum West value?

It is the closest evidence you have. Jungle Plum East recorded 14 MLS closings in ten years, the latest at $760,000 in May 2025, and five qualified county sales in 2025 and early 2026 at an $835,000 median. A buyer and an appraiser will both read it, so your price has to explain the premium in size, lot and condition.

Did Jungle Plum West sell above Jungle Plum East when both streets were trading?

Yes. On our arithmetic from the same MLS pull, from 2017 to 2020 Jungle Plum West’s seven closings had a $545,000 median against $410,000 for Jungle Plum East’s seven, about a third higher, for larger homes. It is one input, not a formula.

Are Jungle Plum West prices rising or falling?

The street has no sale since 2020 to say. The single-family product across the road repriced sharply upward after 2021, while Forest Glen’s overall negotiation has widened, from 97.82 percent of list in 2021 to 93.26 percent in 2026 to 26 September.

Can a 2019 or 2020 sale be used to price my home?

Only as a floor and with a time adjustment. Those sales predate the Forest Glen repricing, so we adjust them with Jungle Plum East’s and Forest Glen’s later records and then test the result against the house itself.

Does a bigger Jungle Plum West home always sell for more?

Not in the record. The largest home, entered at 3,738 square feet, closed at $565,000 in 2020, below a 2,387 square foot home at $575,000 in 2017 and a 2,712 square foot home at $550,000 in 2018. Condition, lot and timing mattered as much as size.

Does the lot size change my home’s value?

Yes, and it is one of Jungle Plum West’s main advantages: the lots run to about 0.47 acre, the largest in Forest Glen. The record is too thin to price a lot premium alone, so we measure it from the closest comparable sales and say so when the sample is thin.

Will the appraisal be a problem on a street with no recent sale?

It is the main risk. A lender’s appraiser with no Jungle Plum West sale since 2020 reaches across the road and outside the gates. We hand the buyer’s agent a written comparable file with the listing, so the appraiser reads the same evidence we priced from.

Does the bundled club membership affect what my home is worth?

It shapes who buys and what they can pay. Every buyer receives club membership with the home, carries the master association and club dues and the neighborhood assessment, and the value of that membership rides in the price.

What are the Jungle Plum West HOA fees, and will they affect my price?

They are not published on any first-party page. Master dues and the Jungle Plum West neighborhood assessment are billed quarterly, and the estoppel certificate states the exact current figures for your home. A buyer adds every dollar to the monthly payment.

Is there a transfer fee or capital contribution when I sell?

None is published on any first-party document we found. Any capital contribution or transfer fee due at closing appears on the estoppel certificate for your home.

How many estoppel certificates does a Jungle Plum West sale need?

Two: one from the master association and one from the Jungle Plum West neighborhood association, each capped at $299 plus $119 for expedited delivery and up to $179 more on a delinquent account. There is no condominium estoppel, because there is no condominium layer.

What must I give a Jungle Plum West buyer before the contract is signed?

The section 720.401 homeowners association disclosure summary, before the buyer signs, plus Florida’s flood disclosure under section 689.302 and the property tax disclosure summary. The Chapter 718 condominium package does not apply to your fee-simple lot. This is general information, not legal advice; confirm with your closing agent or attorney.

What flood zone is my Jungle Plum West home in?

The Jungle Plum West address points map almost entirely in FEMA Zone X on panel 12021C0418J, effective February 8, 2024. That is a street reading, not a determination for your lot, so pull the FIRMette for your address at listing.

Does hurricane protection on a 1999 or 2000 home affect my price?

Yes, through the buyer’s insurance quote. These homes predate Florida’s 2002 statewide code, and the current code sets a 163 mph design wind speed here, so impact glass, shutters, the roof date and a wind mitigation report all move what a buyer can pay.

How will my buyer’s property tax compare with mine?

It resets to the purchase. At the 10.4020 mills on the 2026 preliminary roll, each $100,000 of taxable value costs about $1,040 a year on our arithmetic, and the median Jungle Plum West estimate is $4,706.25 today. That is the mechanism, not a quote for any home.

Does Forest Glen have a CDD that lowers my sale price?

No. No Community Development District covers Forest Glen, so there is no district bond assessment on any Jungle Plum West bill. Single-family bills carry the county’s District 1 garbage charge, $261.91 on a 2025 Jungle Plum Drive bill.

Can I rent my Jungle Plum West home instead of selling it?

The neighborhood declaration sets the lease rules, which are not published. No Jungle Plum West home leased through the MLS in the two years to 26 September 2026, so a rent figure has to be built from wider comparables.

When is the best time of year to sell a Jungle Plum West home?

Before the season. Fifteen of Forest Glen’s 32 MLS closings in the latest twelve months came from November through April, so a home priced and documented by October meets the most buyers.

Can I list my Jungle Plum West home on the club’s website?

Yes. The club invites owners to list homes for sale and for rent on its own website free of charge. We use that board alongside full MLS exposure, because an estate-home buyer is often shopping from out of state.

What seller closing costs should I expect on a Jungle Plum West sale?

Florida’s documentary stamp tax on the deed is $0.70 per $100 of price and is customarily paid by the seller. In Collier County the buyer customarily pays for the owner’s title policy. Add the two estoppels, prorated taxes and dues, and any negotiated commission or credits, all set out in a written net sheet before you list.

Is Jungle Plum West a 55+ community?

No age restriction appears in any public record reviewed. Confirm in the recorded neighborhood declaration before relying on either answer.

Does a renovation add value to a Jungle Plum West home?

It moves your home within the range the evidence supports rather than out of it. The record shows homes of the same entered size selling $100,000 apart, and condition is a large part of that spread. We compare your updates with the closest sales before recommending a price.

What should I do first if I am thinking about selling on Jungle Plum West?

Get a written valuation built from the street’s record, the Jungle Plum East sales and the closest estate-home sales, gather your roof, window and air conditioning permits and any wind mitigation report, and ask the association for its budget and resale documents. Start with the Home Valuation form at the top of this page, or call Jesse direct at (239) 898-6072.

Three documents that matter most are not public: the Jungle Plum West neighborhood association’s budget, declaration and rules, from the association or Tropical Isles Management; your two estoppel certificates, issued once a sale is under contract; and your home’s own permit history, from Collier County.
