Buying a home in Jungle Plum West at Forest Glen means buying one of 18 single-family estate homes on Jungle Plum Drive West, Block 2 of the Forest Glen of Naples plat, inside the gated Forest Glen Golf and Country Club at Collier Boulevard and Beck Boulevard in East Naples, Collier County, Florida 34114. They are the largest homes in Forest Glen, 2,473 to 4,284 square feet on the county roll, built in 1999 and 2000. They almost never sell: the Southwest Florida MLS has recorded seven Jungle Plum West closings in ten years and none since June 19, 2020. This page is the purchase path for the next one. For the neighborhood itself, its plat, association and full record, read our Jungle Plum West at Forest Glen neighborhood guide.

Buying a home in Jungle Plum West at Forest Glen takes patience and preparation most Naples purchases do not: a watch on 18 homes that last traded on the MLS in 2020, a price built without a recent sale on the street, two estoppel certificates, a Chapter 720 disclosure summary before you sign, and budgets that neither association publishes.

Everything below comes from the Southwest Florida MLS, pulled September 29, 2026, the Collier County 2026 preliminary tax roll and its recorded sales, the Florida Department of Revenue’s 2026 preliminary sales file, the Florida Division of Corporations, FEMA’s current flood map, Collier County Public Schools and the club’s own public pages. Where the public record stops, this page says so and names the document that answers the question.
Jungle Plum West is the smallest of Forest Glen’s seven neighborhoods and the top of its range. The county roll records 18 single-family homes on Jungle Plum Drive West, from 2,473 to 4,284 square feet with a median of 3,092, and the club’s site map labels them “Estate Homes.” Every other Forest Glen product tops out at 2,746 square feet.
Two neighborhoods share the Jungle Plum name. Jungle Plum West is Block 2 of the Forest Glen of Naples plat, recorded in Plat Book 31 beginning at Page 94; Jungle Plum East is Block 3, with 69 smaller homes on Jungle Plum Drive East under a different association and a different manager. A listing’s street direction decides which neighborhood, which association and which comparables apply, so read the address before anything else.
Forest Glen of Naples is the recorded plat name of this community in East Naples, ZIP 34114. Some listing and data sites file a “Forest Glen of Naples” under Golden Gate and attach an HOA figure, a price and a flood score to it; those figures do not describe Jungle Plum West. A listing addressed on Beck Boulevard is not a Forest Glen home either: all 799 homes are addressed on seven interior streets.
Four absences decide purchases here. There is no condominium layer: an owner answers to the neighborhood association and the master association only. There is no Community Development District, so no bond assessment rides on the tax bill. There is no published dues schedule from either association. And there is no recent sale on the street: no MLS closing in 75 months and no qualified 2025 or 2026 sale in the state’s file.
Every Jungle Plum West home was built in 1999 or 2000, in Forest Glen’s original buildout, before Florida’s first statewide building code took effect in 2002. No builder will ever compete with a Jungle Plum West resale, and the roof, the window and door protection, and the permit history of the specific home matter more than the floor plan’s size.
Jungle Plum West at Forest Glen buyers work with McGreevy and Comisar because a purchase here turns on records a listing never shows: seven MLS closings spread over 2017 to 2020, the county’s assessed values on all 18 homes, the Jungle Plum East sales next door, two associations’ estoppels and a statutory disclosure that has to arrive before the contract is signed.

On this street your agent should hand you, before you are committed: every Jungle Plum West MLS sale with its size and days on market, the county’s assessed value for the exact home, the closest Jungle Plum East and Forest Glen single-family sales, both estoppel certificates, the Chapter 720 disclosure summary, the neighborhood declaration and rules, the home’s permit history for the roof and openings, and a tax estimate built on your price rather than the seller’s bill.
This Jungle Plum West at Forest Glen buyer page runs in the order a purchase happens: the market and every sale on the street, what a home costs and what it costs to own, the cash at closing and the club, the steps and documents, the house, flood, insurance, taxes and rules, then how we find, negotiate and close, and the choice between Jungle Plum West and Jungle Plum East.
We track the Jungle Plum West market from two independent systems: every Southwest Florida MLS closing in Forest Glen for ten years, assigned to Jungle Plum West by street, and the county and state recorded-sales files. On a street of 18 homes that trades once in years, a buyer needs every sale, not a blended average.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)
We tracked all 375 Forest Glen closings on the Southwest Florida MLS in the ten years to September 29, 2026 and assigned seven of them to Jungle Plum West by street, each with its size, bedrooms, final list price, sold price and days on market. On the public side we read the Collier County 2026 preliminary roll for all 18 homes, the county’s recorded-sales index for Forest Glen, and the Florida Department of Revenue’s 2026 preliminary sales file for 2025 and 2026.
This page normally leads with the first MLS window that holds ten or more closings. Jungle Plum West has none: the 12, 24, 36 and 60-month windows hold zero closings, and the 120-month window holds seven. Seven sales make a list, not a market, so this page lists them one by one and names the window and the count beside every figure drawn from them.
The MLS counts only homes listed through the MLS; the state keeps as qualified only the deeds it grades as arm’s-length market sales, so gifts, trust transfers and corrective deeds drop out. The MLS measures living area as an agent enters it, while the county measures its own base area, so this page never sets one system’s price per square foot against the other’s.
Every figure on this page describes the Jungle Plum West market, not McGreevy and Comisar.
The Jungle Plum West market is a waiting market. The Southwest Florida MLS recorded no closing in the 12, 24, 36 or 60 months to September 26, 2026, and seven in 120 months, from March 29, 2017 to June 19, 2020, at a median of $545,000 (n=7), 229 median days on market and 94.32 percent of final list price. No home was listed on September 26, 2026.

Southwest Florida MLS Matrix, pulled September 29, 2026, street only. The seven closings totaled $3,587,500, our sum. MLS living areas of 2,387 to 3,738 square feet are an agent’s entries and do not match the county’s 2,473 to 4,284 square feet of base area; the two systems measure differently by design.

This is a public-record sale, and it is the most recent Jungle Plum West closing on the MLS. On June 19, 2020, a Jungle Plum Drive West home with four bedrooms plus a den, three baths and 3,738 square feet of MLS living area closed at $565,000 after 659 days on market, against a final list price of $599,000.
The seven closings took 42 to 659 days, and four of the seven took more than 200 days: 229, 392, 493 and 659. Two closed at 99.1 percent of list and the lowest at 81.8 percent. In 2017 to 2020 the largest Forest Glen homes sold to a narrow buyer pool at a buyer’s pace. Whether that pace returns when the next one lists is not in any record yet; what the record does say is that prices on the street’s larger plans were negotiated, not bid up.
Across all of Forest Glen the same MLS pull recorded 32 closings in the 12 months to September 26, 2026 at a median of $394,000, 47.5 days on market and 93.49 percent of final list; 60 closings in 24 months at $411,250 and 94.93 percent; and 151 closings in 60 months at $412,500, 97.09 percent and 21 days. Jungle Plum West contributed none of those 151. Its ten-year sold-to-list of 94.32 percent sits below the 60-month community figure.
No Jungle Plum West home was active on the MLS on September 26, 2026. Of Forest Glen’s 13 active listings that day, one was a single-family home, a Jungle Plum East home of two bedrooms plus a den asking $799,000. Listings change daily; call Marc at (239) 287-5873 for today’s list, or search current listings on DomainRealtyGroup.com.
The Florida Department of Revenue’s 2026 preliminary sales file, independent of the MLS, recorded 45 qualified Forest Glen sales dated 2025 or 2026 at a median of $445,000; none was on Jungle Plum Drive West, and five were on Jungle Plum Drive East at an $835,000 median, from $760,000 to $990,000. The county’s own recorded-sales index for Forest Glen held 27 qualified resales in the 12 months since September 2025 at a median of $410,000, from $245,000 to $990,000, the newest recorded June 29, 2026.

Southwest Florida MLS Matrix, pulled September 29, 2026. The street’s MLS prices eased from 2017 to 2019, then the record stopped. Every figure after 2020 on this page comes from the county roll or from neighboring Forest Glen sales.
A Jungle Plum West home last cost $437,500 to $575,000 on the MLS, in 2017 to 2020, and those prices are six years old. The county’s 2026 preliminary roll values the 18 homes at a median $988,045, the highest in Forest Glen, and the nearest current sales, five on Jungle Plum Drive East in 2025 and 2026, had an $835,000 median.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)
On the 2026 preliminary roll the 18 Jungle Plum West homes carry a median total just value of $988,045 (an even count whose middle pair lands on the same figure), from $691,252 to $1,076,413. That is the highest median of Forest Glen’s seven neighborhoods: Jungle Plum East $657,833, Periwinkle Villas $443,048, Barrington $438,035, Bishopwood West $424,400, Bishopwood East $310,485 and Britannia $266,500.
Just value is the county’s mass-appraisal figure for tax purposes, not a sale price and not an appraisal. Across Forest Glen, recorded sale prices have run above assessed values in every neighborhood measured, and Florida’s Save Our Homes cap holds long-held homestead values below market; Forest Glen’s homestead parcels carry $38,885,123 of Save Our Homes benefit on the 2026 roll. Use the roll to rank homes on the street against each other, never to price one.
Jungle Plum West runs from 2,473 to 4,284 square feet on the county roll, nearly a 1,800 square foot spread on one street. A buyer comparing two Jungle Plum West homes is often comparing two different products: the county’s value range, $691,252 to $1,076,413, tracks that spread. Bedroom counts in the MLS record ran from three bedrooms to four bedrooms plus a den, all with three baths.
On the MLS, the seven Jungle Plum West closings ran a median $192.63 per square foot of living area over 120 months (n=7). Jungle Plum East’s 14 MLS closings in the same ten years ran $242.87, and its six in the last 60 months $379.42. Those are MLS living-area figures; the county measures base area, and this page never mixes the two.
Jungle Plum East is the closest current evidence, not a substitute. Its 60-month MLS record holds six closings at a $760,000 median, 99.00 percent of final list and 7.5 median days on market, from $610,000 to $875,000, the last on May 28, 2025. The state’s file adds five Jungle Plum East sales in 2025 and 2026 at an $835,000 median. Its homes run 2,176 to 2,746 square feet on the county roll, smaller than any Jungle Plum West home, so a Jungle Plum West price starts from that record and adjusts for size, lot and condition.
We put three records side by side: the seven Jungle Plum West MLS sales for how the street’s plans traded, the Jungle Plum East and other Forest Glen single-family sales for where prices sit now, and the county roll for how the specific home ranks against its 17 neighbors. Then we read the home’s permits and condition. The result is a range for your offer, stated with its sources, not a single number from an automated estimate.
Owning a Jungle Plum West home costs quarterly master association and club dues, a Jungle Plum West neighborhood association assessment, property tax at 10.5058 mills for 2025, the county’s garbage charge, and homeowners, wind and flood insurance. Neither association publishes its current dues; the budgets and estoppel certificates for a specific home state them.
Data updated: September 2026 (Forest Glen Master Board notice on the 2016 outdoor dining facility; Florida Department of Revenue 2025 Collier millage codes; Collier Tax Collector 2025 bill, read September 2026)
Jungle Plum West owners answer to two boards: Jungle Plum West of Forest Glen Neighborhood Association, Inc., a Florida not-for-profit filed in 1999 and managed, per its state filing, by Tropical Isles Management of Fort Myers, and Forest Glen Golf and Country Club Master Association, Inc. Owners in Barrington, Bishopwood and Britannia add a third, condominium layer; Jungle Plum West has none.
Layer | Who bills it | Published amount |
|---|---|---|
Master association and club dues | Forest Glen Golf and Country Club Master Association, quarterly | Not published on any first-party page |
Jungle Plum West neighborhood assessment | Jungle Plum West of Forest Glen Neighborhood Association | Not published |
Condominium association | None; Jungle Plum West has no condominium | None |
Master special assessment | Master association, on the dues statement | $1,290 per member in 2016, historical |
Property tax | Collier County Tax Collector, November bill | 10.5058 mills adopted for 2025 |
Community Development District | None | No CDD covers Forest Glen |
Figures presented online as Forest Glen “bundled golf dues,” a flat HOA number, a “fund fee” or a “capital contribution” cite no budget, estoppel or association document, and they disagree with each other, so this page repeats none of them. The club keeps its golf and fee pages behind a member login. The honest answer is that the current master dues and the Jungle Plum West assessment are stated for a specific home on its estoppel certificates.
In 2016 the master board approved a $949,376 outdoor dining facility, plus an $80,000 contingency, and assessed every member $1,290, billed $215 a quarter for six quarters on the quarterly dues statement. Jungle Plum West owners paid the same amount as a Britannia condominium owner. That charge is historical; it shows how a community-wide project reaches every home equally.
A 2017 amendment to the master declaration, recorded July 5, 2017 at Official Records Book 5411, Page 1883, sets a special-assessment or capital-improvement spending limit of $400,000, indexed to the Consumer Price Index from 2019, above which member approval rules apply. Below it the master board can act on its own vote. Ask the association for the current indexed figure.
No Community Development District covers Forest Glen, and no county lighting or beautification MSTU is levied there. Single-family bills do carry the county’s District 1 solid waste charge: $261.91 on a 2025 Jungle Plum Drive single-family bill. Forest Glen’s roads, gates, drainage and preserves are paid for through association budgets instead.
Line | Amount | Basis |
|---|---|---|
Property tax at the adopted 2025 millage | about $1,051 per $100,000 of taxable value | 10.5058 mills, millage code 39 |
County solid waste charge | $261.91 | a 2025 Jungle Plum Drive single-family bill |
Master dues and club | on the master estoppel | not published |
Jungle Plum West neighborhood assessment | on the neighborhood estoppel | not published |

A Jungle Plum West year cannot be totaled from public records alone. We build the full line for the specific home once both associations’ budgets arrive.
Whether a Jungle Plum West purchase carries a capital contribution, fund fee or transfer fee, and how much, is not stated in any first-party document we found. If any such charge applies, it appears on the master association’s estoppel certificate or the Jungle Plum West association’s certificate for that home, which is why we order both the day the contract is signed.
Data updated: September 2026 (Forest Glen Golf and Country Club public pages and master association filings, reviewed September 2026; Florida Statutes 720.30851)
An estoppel certificate is the association’s written statement of what is owed on one home at closing: regular dues, any special assessment in force, any transfer or capital charge, and the account balance. It binds the association to those figures for the stated period. A Jungle Plum West sale needs two: one from the master association and one from the Jungle Plum West neighborhood association.
Amounts for a Forest Glen fund fee and a new-member capital contribution have circulated online, attributed to unnamed sources. We could not tie either to a budget, estoppel or membership document, so we do not publish them, and neither should a buyer rely on them. The same goes for claims of “no initiation fee” or a “deeded” membership: no recorded document we read says either.
The widely used Florida Realtors and Florida Bar contract assigns estoppel fees to the seller and association transfer charges to the buyer unless the parties agree otherwise, and every cost line is negotiable. If an estoppel reveals a charge you did not budget, we raise it in writing inside the inspection period, with the certificate attached.
Renters get club privileges through a golf or social membership transfer, and owner listings on the club’s rental board state that the renter pays the club’s transfer fee. The club does not publish the amount. A buyer planning to lease a Jungle Plum West home should ask the club office for it and ask the neighborhood association about its own lease rules.
Forest Glen club membership comes with a Jungle Plum West home: the club calls Forest Glen “a gated, membership-inclusive community,” and the homeowners’ master association that runs the club holds title to the course and clubhouse. The exact membership classes are set in the recorded declaration and club documents, which a buyer receives in the resale package.
Data updated: September 2026 (Forest Glen Golf and Country Club Real Estate page and official website; Collier County parcel layer; Florida State Golf Association course record, read September 2026)
Membership is bundled with ownership, per the club’s own statement and the 2016 assessment that billed every member. A Jungle Plum West household that never plays still shares the club’s budget and its capital projects, so decide whether you will use the club before you choose the street.
Forest Glen Golf and Country Club Master Association, Inc., filed in 1999, owns about 578 acres of the community outright: the 18-hole course, the clubhouse, the maintenance site, the private roads and all eight preserve tracts. Residents have controlled its board since early 2005. We do not call Forest Glen an equity club, because no refundable equity certificate appears in any document we read; it is a homeowner-owned club.
The course opened in 1999 on a Gordon Lewis layout, was redesigned by Arthur Hills and Steve Forrest and reopened December 1, 2008 as an Arthur Hills Signature course, and was refined by Ron Forse Design for the club’s 25th anniversary in 2024, when the greens were converted to TifEagle. The club lists it at 6,820 yards, 18 holes, par 72 per GolfNow’s listing, and the Florida State Golf Association rates the Black tees 73.8 with a 146 slope. Golfer reviews ranked it No. 2 in Florida in GolfPass’s Golfers’ Choice 2023 list.
The club runs four dedicated, lighted pickleball courts, a USPTA-led tennis program on the four courts its site map draws beside the clubhouse, league bocce on clay courts, a clubhouse resort pool and a fitness center open 24 hours. Dining runs through the Main Dining Room and Eagles Nest, the outdoor venue. Whether a food and beverage minimum or cart fees apply is not published.
About 352 acres of native vegetation are under preservation in eight recorded preserve tracts, more than half the community. The club’s site map marks a paved nature trail through the preserve in three legs of 0.89, 0.59 and 0.38 miles, about 1.9 miles combined. Jungle Plum West’s own common tract, Tract D-3, Lot 2, covers about 0.28 acre.
The steps to buy a home in Jungle Plum West are: get financed before a home lists, set up the watch on 18 homes, build a price from three records, write the offer around two estoppels and the disclosure summary, request both associations’ documents, clear inspections and insurance on a 1999 or 2000 house, confirm the tax reset, then close and enroll with the club.

With no MLS listing on the street since 2020, the buyer who wins the next one has a pre-approval sized for an estate home, or proof of funds, before it appears. Ask your lender now how it treats a purchase with no recent comparable on the same street.
Set a saved search on Jungle Plum Drive West, watch the club’s own for-sale board, and tell us you are looking, so that a quiet sale by one of the 18 owners reaches you as well as a public listing.
The seven Jungle Plum West MLS sales, the current Jungle Plum East and Forest Glen single-family sales, and the county’s assessed value for the specific home. None alone prices a home on this street.
Make the inspection period long enough for both estoppels, both associations’ budgets and rules, insurance quotes and a survey, and confirm the Chapter 720 disclosure summary was delivered before you sign.
Order the master certificate through the club office and the Jungle Plum West certificate through its management company the same day. A missing estoppel is one of the most common reasons a closing date slips.
Request the master declaration and its amendments, the Jungle Plum West neighborhood declaration, bylaws and rules, both budgets and the latest minutes of both boards.
Budget for a general inspection, a wind mitigation inspection and a four-point inspection where a carrier asks for one, plus a survey before you plan a pool, screen enclosure or addition.
Estimate your first full-year tax from your price at current millage, not from the seller’s bill, and plan to file for homestead if the home will be your permanent residence.
The closing agent settles both associations’ figures from the estoppels. After closing, register with the club office for member access and with the Jungle Plum West association for billing, gate credentials and neighborhood rules.
A Jungle Plum West buyer should request two estoppel certificates, the Chapter 720 disclosure summary before signing, the master declaration and its 2010 and 2017 amendments, the Jungle Plum West neighborhood declaration, bylaws and rules, both associations’ budgets and minutes, and the home’s permit history, survey and any elevation certificate.
Data updated: September 2026 (Florida Statutes 720.401 and 720.30851, current text; Florida DBPR estoppel certificate fee schedule, read September 2026)
A Jungle Plum West purchase needs two estoppels: the master association’s and the Jungle Plum West neighborhood association’s. Only the neighborhood certificate shows the neighborhood assessment and any Jungle Plum West special assessment; only the master certificate shows the club dues and any master charge.
Under Florida Statutes 720.30851 a standard certificate for a current account is capped at $299, an expedited certificate may add $119, and a delinquent account may add $179, per the Florida DBPR’s published fee schedule. Both Jungle Plum West certificates are subject to that cap, and who pays each is a contract term.
The master association and the Jungle Plum West neighborhood association are Chapter 720 homeowners associations. Florida Statutes 720.401 says a prospective parcel owner “must be presented a disclosure summary before executing the contract for sale,” and on a resale the seller, not a developer, supplies it. The contract must carry the statute’s voidability warning in conspicuous type. If the summary is not delivered, the buyer may void the contract within 3 days after receiving it or before closing, whichever comes first, and that right cannot be waived. Our Jungle Plum West seller guide describes the same duty from the seller’s side, and the two pages never differ on who owes what.
Section 720.401(2) says the section does not apply to associations regulated under Chapters 718, 719, 721 or 723. In Forest Glen that fork matters for Britannia, Bishopwood and Barrington, whose owners also belong to Chapter 718 condominium associations with their own resale package under Section 718.503. A Jungle Plum West home sits in no condominium, so the Chapter 720 summary is the disclosure that governs. Confirm your own transaction with your closing agent or attorney; this is information, not legal advice.

A Jungle Plum West buyer should check four things about the house: the roof and window protection on a home built in 1999 or 2000, before the 2002 statewide code; what the permit history shows since; the lot, survey and exposure to fairway, lake or preserve; and the size gap between the MLS listing and the county’s record.
Data updated: September 2026 (Florida Building Code 8th Edition wind load layer; Collier County floodplain rules; Florida Statutes 553.899, read September 2026)
Every Jungle Plum West home was built in 1999 or 2000, before Florida’s first statewide building code arrived in 2002. Original window protection, garage door bracing and roof tie-down specifications vary home to home and are documented in each property’s own Collier County permit history, not in a community record.
The Florida Building Code 8th Edition sets a design wind speed of 163 miles per hour for Risk Category II homes at Forest Glen, inside the wind-borne debris region. A replacement window or exterior door must be impact-rated or protected, and a roof replacement must meet the current code, so ask what has been replaced and when.
Ask the seller for the roof permit and the opening-protection permits, then confirm them in the county’s permit records. A 26 or 27-year-old house with its original roof and unprotected openings prices differently, insures differently and inspects differently from one with a recent roof and impact glass.
Jungle Plum West sits on the community’s largest lots. Order a survey before you plan a pool, screen enclosure or addition, and ask whether the home backs to a fairway, a lake or a preserve tract, because each brings its own setbacks, maintenance and privacy.
Florida’s milestone inspection law and structural integrity reserve study requirement apply to condominium buildings three habitable stories or higher. In Forest Glen only Britannia’s nine four-story buildings reach that height; Jungle Plum West’s single-family homes fall outside both laws.
The MLS record lists Jungle Plum West homes at 2,387 to 3,738 square feet of living area; the county roll lists 2,473 to 4,284 square feet. The two measure differently, so when a listing’s size and the county’s differ, we read both and ask the seller how the listing figure was measured.
Jungle Plum West is on FEMA flood map panel 12021C0418J, effective February 8, 2024. Of the 20 Collier County address points on Jungle Plum Drive West, 19 map Zone X and one shaded Zone X, and none sits in a Special Flood Hazard Area, so federal mandatory flood insurance does not normally apply, though a lender or insurer may still require it.
Data updated: September 2026 (FEMA National Flood Hazard Layer and Collier County structure-level address points, read September 2026)
Street | Address points | Zone X | Shaded Zone X | Zone AH |
|---|---|---|---|---|
Jungle Plum Dr W | 20 | 19 | 1 | 0 |
Jungle Plum Dr E | 69 | 65 | 4 | 0 |
Periwinkle Way | 54 | 53 | 1 | 0 |
Collier County structure-level address points over FEMA’s National Flood Hazard Layer. This is a mapping exercise, not a flood determination; the lender’s determination or a surveyed elevation certificate decides a specific loan. Several Barrington, Bishopwood and Britannia condominium buildings map Zone AH; the single-family and villa streets do not.
FEMA describes the local flood source across Forest Glen as ponding and overland flow between lakes, fairways and preserve, not storm surge. The only base-flood-elevation line FEMA draws across Forest Glen on the current map is 10.5 feet NAVD88. The 2012 Letters of Map Amendment in Forest Glen named Barrington, Bishopwood and Jungle Plum East buildings, and FEMA’s current layer shows those letters as not incorporated into the 2024 map.
Collier County places Forest Glen, Jungle Plum West included, in hurricane evacuation Zone D. The state’s regional storm-surge planning layer, which models the worst case for each storm category, includes the area inside its Category 3 surge zone. Follow county evacuation orders by zone; do not read Zone D as “no surge risk under any storm.”
The nearest official instruments recorded a 106-knot (about 122 mph) gust at the county EOC 2.5 miles south during Irma in 2017 and 11.46 inches of rain 1.7 miles north; the National Weather Service placed Ian’s 2022 surge south and west of US 41, about 5 miles from Forest Glen. No county, news or association record found describes storm flooding inside Forest Glen. During the Newman Road Fire in the Picayune Strand area, April 13 to 15, 2026, Forest Glen was included in evacuation alerts that were then lifted; no report found describes damage inside Forest Glen.
Request the lender’s flood zone determination, any elevation certificate for the home, and any FEMA letter covering the structure dated after February 8, 2024. Anyone can pull an official map for an address from the FEMA Map Service Center.
Insuring a Jungle Plum West home means a homeowners policy with wind on a detached single-family house, plus flood coverage where a lender, Citizens or good sense calls for it. The only public premium data is for federal flood insurance: across 5,463 NFIP policies in ZIP 34114 effective June 2025 to May 2026, the median annual cost was $1,528.
Data updated: September 2026 (OpenFEMA NFIP policy records; FEMA Community Rating System list effective 1 Apr 2026; Citizens Property Insurance, read September 2026)
ZIP 34114 runs from inland golf communities like Forest Glen to coastal neighborhoods along the bays, so the $1,528 median is a budgeting anchor, not a quote. Under FEMA’s Risk Rating 2.0 method, a building’s own elevation, construction and rebuilding cost set the price, and a 3,000-plus square foot estate home carries a larger rebuilding cost than a Forest Glen condominium.
Unincorporated Collier County is a Class 5 community in FEMA’s Community Rating System, worth a 25 percent discount on eligible NFIP policies, per FEMA’s list effective April 1, 2026.
Citizens Property Insurance requires flood coverage on personal residential policies that include wind, and by January 1, 2027 that applies to every such home regardless of zone or value. A Jungle Plum West owner on Citizens should budget for a flood policy at the first renewal after that date, even in Zone X.
A wind mitigation inspection documenting roof covering, roof deck attachment, roof-to-wall connections and opening protection, a current roof permit and, where available, an elevation certificate are the documents that move a Jungle Plum West premium. Citizens cut its 2026 homeowners multiperil rates by an average of 8.8 percent; an average is not a promise for any one home.
We obtained no Jungle Plum West insurance quotes, and a homeowners premium depends on the home’s size, roof age, opening protection, coverage limits, deductibles and carrier. Get quotes on the specific home inside your inspection period.
Property taxes after you buy in Jungle Plum West follow your purchase price, not the seller’s bill. The 2026 preliminary median Jungle Plum West bill is $4,706.25 on a median just value of $988,045, and 14 of the 18 homes carry a homestead exemption, so most current bills sit well below what a new owner will pay.
Data updated: September 2026 (Florida Department of Revenue 2025 Collier millage codes; Collier County 2026 preliminary roll; Collier Tax Collector 2025 bills, read September 2026)
Every Forest Glen parcel is in Collier County millage code 39: 10.5058 mills adopted for 2025, about $1,051 per $100,000 of taxable value, and 10.4020 mills on the county’s 2026 preliminary roll estimate, which is proposed, not adopted. Forest Glen is in unincorporated Collier County, so no city millage applies.
Fourteen of 18 Jungle Plum West homes, 78 percent, carry a homestead exemption, against 60 of 87 single-family homes across Forest Glen. Florida’s homestead exemption and Save Our Homes cap follow the owner, not the house, so a long-held homestead bill tells you almost nothing about yours: the median bill of $4,706.25 on a $988,045 median just value is about $4.76 per $1,000, our arithmetic, less than half the full millage.
At the adopted 2025 rate of 10.5058 mills, with no exemption and taxable value equal to price, an $835,000 purchase, the Jungle Plum East median used only for illustration, would carry about $8,772 a year, and a purchase at the Jungle Plum West median just value of $988,045 about $10,380 (our arithmetic). It is an illustration of the mechanism, not a quote.
A 2025 Jungle Plum Drive single-family bill carried a county garbage charge of $261.91 and no CDD line. Paying in November earns a 4 percent discount.
If a Jungle Plum West home will be your permanent Florida residence, file for homestead with the county property appraiser by the state deadline after you buy; the exemption and the Save Our Homes cap start from the first year you qualify, under Florida Statutes 193.155. Portability can move some of an existing Florida homestead’s benefit, subject to statutory limits.
The Jungle Plum West rules that decide whether a home works for you, on leasing, pets, vehicles, boats and exterior changes, are set in the recorded Jungle Plum West neighborhood declaration and the master declaration, and none of them is published on a public page. Read the rules for the specific home before you write an offer.
Data updated: September 2026 (Forest Glen Golf and Country Club rental boards and master association filings, read September 2026)
Renting is an active part of Forest Glen: the club runs Properties for Rent and Rentals Wanted boards, and the Rentals Wanted board shows repeat seasonal renters seeking one to three-month February and March stays, often golf-inclusive. Minimum lease terms, leases per year and any approval process for Jungle Plum West are set in its declaration. Forest Glen is in unincorporated Collier County, so City of Naples rental ordinances do not apply; the county’s own short-term rental and tourist tax rules would.
Pet limits, breed or weight rules and any registration requirement for Jungle Plum West sit in the neighborhood declaration and the master rules. Single-family and condominium sections inside the same master community do not always carry the same pet rules, so request the current Jungle Plum West rules rather than assume. An assistance animal is a housing accommodation under Florida Statutes 760.27, not a pet.
Vehicle, boat and RV rules and architectural review standards are set in the master declaration and the neighborhood’s own documents. Plan any exterior change, from a pool cage to a roof color, around both boards’ approvals.
Lakes, fairways and about 352 acres of preserve bring alligators close; in July 2023 a man walking in the 3800 block of Forest Glen Boulevard was bitten by an alligator of nearly 7 feet, per the Naples Daily News. Keep distance from lake banks and keep pets leashed near water.
No age restriction appears in any public record reviewed for Jungle Plum West or Forest Glen; confirm it in the recorded declaration. This page describes Jungle Plum West by its homes, documents and amenities, not by who lives there.
A Jungle Plum West mortgage is priced on the national market: Freddie Mac’s Primary Mortgage Market Survey put the 30-year fixed rate at 7.03 percent and the 15-year at 6.42 percent for the week of September 24, 2026. At 7.03 percent, principal and interest cost about $667 a month for every $100,000 borrowed over 30 years, our arithmetic.
Data updated: September 2026 (Freddie Mac Primary Mortgage Market Survey, week of 24 Sep 2026)
Illustration, 20 percent down | Price used | Loan | 30-year at 7.03% | 15-year at 6.42% |
|---|---|---|---|---|
Jungle Plum East state-file median, for scale | $835,000 | $668,000 | about $4,458 a month | about $5,790 a month |
Per $100,000 borrowed | n/a | $100,000 | about $667 a month | about $867 a month |
Our arithmetic at the Freddie Mac national averages, before taxes, insurance and association dues. Your rate depends on your credit, loan type, loan size and points, and the national average is an average, not an offer.
An estate-home loan on this street may exceed standard loan limits, and every lender’s appraiser will face the same thin record this page describes. Ask your lender early how it handles a jumbo purchase and a street with no sale since 2020, and give the appraiser the Jungle Plum East and Forest Glen single-family sales we assemble.
A cash purchase skips the documentary stamp tax on a note and the intangible tax on a mortgage and removes the appraisal from the contract calendar, but it does not skip the estoppels, the disclosure summary or the flood and wind questions.
Around Jungle Plum West, a petition to amend the Forest Glen PUD for the commercial corner at Collier and Beck boulevards went to county commissioners on September 22, 2026, FDOT expects to finish the I-75 and Collier Boulevard interchange in late 2026, and a second Costco, new apartments and new homes are planned or approved within a few miles.
Data updated: September 2026 (Collier County BCC agenda, 22 Sep 2026; FDOT interchange fact sheet; Collier Clerk legal notices, read September 2026)
A petition to amend the PUD was scheduled for the Board of County Commissioners on September 22, 2026. It would allow up to 36,720 square feet of indoor-only membership sports and recreation club space within the existing 100,000 square foot cap on the 9.6-acre commercial corner at Collier and Beck boulevards, and remove that tract’s Collier Boulevard access. The Planning Commission recommended approval unanimously on July 17, 2025. The adopted outcome had not been published when this page was researched.
FDOT’s rebuild of the Interstate 75 and Collier Boulevard interchange began in early 2023, adds flyovers over Davis and Beck boulevards, and carries an estimated completion of late 2026. Exit 101 is about a mile from the gate.
A second Collier County Costco is planned at Collier Boulevard and Rattlesnake Hammock Road, about 2.9 miles south; a March 2026 report said it could open by fall 2026, but an opening was not confirmed when this page was researched. Caymas, a newer community by Stock Development, borders Forest Glen to the south. Across Beck Boulevard the county approved 110 rental apartments at Tollgate Commercial Center in 2024, and north of I-75 up to 550 homes at Magnolia Pond in 2025. The Collier County Landfill sits about half a mile northeast of Forest Glen’s boundary, across I-75; commissioners approved on May 12, 2026 an expansion eastward, away from Forest Glen.
We find you the right Jungle Plum West home by getting you ready first, then watching all 18 homes through the MLS, the club’s own for-sale board and our owner network, because on a street where the last MLS sale was in June 2020 the next home may never reach a portal before it finds a buyer.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County 2026 preliminary roll)
Seven MLS closings in ten years is fewer than one a year, and none in six years. We watch Jungle Plum Drive West as a list of 18 addresses, not a search result, and we know from the county roll how each home ranks by size and value, so you recognize the right one the day it comes up.
Fourteen of the 18 homes carry a homestead exemption, so most owners live here as their Florida residence and sell on their own timetable, not a seasonal one. We watch the club’s own for-sale board alongside the MLS, because the club invites owners to list homes there free of charge.
Some Jungle Plum West owners will prefer a quiet sale. When an owner in our network is considering a sale, we can introduce a qualified, pre-approved buyer before a public launch, always within the seller’s instructions and the law.
On every Jungle Plum West tour we check what a listing does not say: the roof’s age and permit, whether the windows and doors are impact-rated or protected, the air conditioning and water heater ages, the lot’s exposure to fairway, lake or preserve, and whether the living area on the listing matches the county’s record.
Set up a saved search with alerts for Jungle Plum Drive West through our site and it will notify you when a home lists. If you would rather we tune it to include the closest Jungle Plum East homes too, call Marc at (239) 287-5873, or start from how we represent buyers in Southwest Florida.
We negotiate a Jungle Plum West purchase on the record: the street’s seven MLS sales at a 94.32 percent median sold-to-list and 229 median days, the current Jungle Plum East and Forest Glen single-family sales, the home’s permits and condition, both associations’ files, and a contract calendar built around two estoppels and the disclosure summary.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026)
A seller with no recent comparable on the street will price from hope as easily as from evidence. We answer with evidence: the three-record range described above, the listing’s own history, and the home’s size against its 17 neighbors on the county roll. A price well above that range is where the conversation starts.
On a 1999 or 2000 house the roof, openings, water heater, air conditioning and electrical panel all show up in the inspection and the insurance quote, and quotes obtained inside the inspection period turn condition into numbers. A special assessment in progress or an estoppel surprise is a legitimate item for the price conversation, raised in writing with the evidence attached.
A Jungle Plum West contract runs on outside clocks: two estoppels, the disclosure summary, both associations’ documents, the lender’s appraisal on a thin record and the insurance quotes. We write the dates around them so none becomes the seller’s leverage.
Your deposit is protected only if you act inside the contract’s deadlines. We diary every one, deliver every notice in writing, and make sure the estoppels, documents and insurance quotes arrive before your deposit goes hard.
If an appraisal comes in below contract, we go back to the evidence the appraiser may not have weighed: the Jungle Plum East sales, other Forest Glen single-family sales and the size adjustments between them, then decide with you whether to renegotiate, bridge the gap or walk.
A Jungle Plum West buyer pays ordinary Florida closing costs plus association items: the prorated share of both associations’ current charges, anything the two estoppels say is due at closing, the owner’s title policy that Collier County custom assigns to the buyer, and on a financed purchase the documentary stamp tax on the note and the intangible tax on the mortgage.
Data updated: September 2026 (Florida Statutes 201.08, 199.133 and 627.782; Florida DBPR estoppel fee schedule, read September 2026)
Florida sets the title insurance premium by state rule, at $5.75 per $1,000 of coverage up to $100,000 and $5.00 per $1,000 from $100,000 to $1,000,000, so what varies between title companies is the settlement services around it. In Collier County the buyer customarily pays the owner’s policy, though every line is negotiable.
Documentary stamp tax on the note runs at $0.35 per $100 under Section 201.08, and the nonrecurring intangible tax on a new mortgage at 2 mills under Section 199.133; neither applies to a cash purchase. The documentary stamp tax on the deed, $0.70 per $100 under Section 201.02, is paid by the seller by Florida custom.
Property taxes are paid in arrears, so the seller credits you for their share of the current year, calculated on their bill, which is not a forecast of yours. Both associations bill quarterly, so the closing agent prorates from each estoppel, and any special assessment an estoppel shows as due appears as its own line.
Item, on an $835,000 purchase with an 80 percent loan | Estimate |
|---|---|
Owner’s title policy, promulgated rate | about $4,250 |
Documentary stamp tax on a $668,000 note | about $2,338 |
Intangible tax on the mortgage | about $1,336 |
Any transfer or capital charge | as stated on the estoppels |
Estoppel fees, if the contract assigns them to you | up to $299 each, two certificates |
Subtotal of the three state-rate lines | about $7,924 |

Budget for a general inspection, a wind mitigation inspection and a four-point inspection where a carrier asks for one. A survey is worth ordering on a Jungle Plum West lot, the largest in Forest Glen, before you plan a pool, screen enclosure or addition.
Since the National Association of REALTORS practice changes took effect on August 17, 2024, a Jungle Plum West buyer touring with an MLS agent must first sign a written buyer agreement that states the agent’s compensation in an objectively ascertainable way, and offers of compensation no longer appear on the MLS. Compensation is negotiable and disclosed.
Data updated: September 2026 (National Association of REALTORS settlement pages, retrieved September 2026)
The agreement must be signed before the tour, in person or by live virtual tour. It must state the amount or rate of compensation, prohibit the agent from receiving more than that from any source, and state conspicuously that broker fees are not set by law and are fully negotiable. You need no agreement to talk to an agent, interview several or ask us to pull the Jungle Plum West record; the line is the tour.
A seller can still cover a buyer’s broker or offer concessions, but that now happens in the transaction rather than in an MLS field, and your agreement caps what your agent may receive. You agree what your agent is paid first; whether a seller covers any of it is negotiated separately.
Here, representation earns its keep in the preparation and the diligence: a watch on 18 homes, a price with no recent sale on the street, two estoppels, a Chapter 720 disclosure with a statutory exit, a pre-2002 house and a tax reset. Read more about our team and our credentials before you decide.
For the 2026 to 2027 school year, every Jungle Plum West address is zoned to Lely Elementary, Manatee Middle and Lely High, graded A, A and B for 2026 by the Florida Department of Education. Physicians Regional’s Collier Boulevard hospital is about 3 miles away, and Interstate 75 Exit 101 is about a mile from the gate.
Data updated: September 2026 (Collier County Public Schools address-level zoning for 2026 to 2027; Florida Department of Education 2026 school grades; free-flow routing, run September 2026)

High | Lely High | 1 Lely High School Blvd | 6.6 miles, 13 minutes | B / A / B |
Lely High earned 64 percent of possible points in both 2025 and 2026; under the 2026 high-school scale that is a B (it was an A in 2025). Forest Glen is zoned for Lely Elementary, not Manatee Elementary, and Beck Boulevard is a school-zone line. Collier County Public Schools earned an A district grade for the ninth consecutive year in 2026. Zones can change; confirm any address with the district’s lookup.
Physicians Regional’s Collier Boulevard hospital is about 3 miles and 5 to 7 minutes south; the operator describes it as a 130-bed acute care facility with a 24-hour ER. Greater Naples Fire Rescue Station 72 sits at 3820 Beck Blvd, on Forest Glen’s northern edge.

Jungle Plum West vs Jungle Plum East at Forest Glen is the choice every single-family buyer inside the gates faces, because they are the only two single-family neighborhoods and share Jungle Plum Drive. Jungle Plum West offers the largest homes and the highest assessed values; Jungle Plum East offers four times the homes, a current price record and faster sales.

The ten-year medians compare different eras: every Jungle Plum West sale fell in 2017 to 2020, while half of Jungle Plum East’s fell after 2020. In the same 2017 to 2020 years, Jungle Plum East’s seven MLS closings had a median of $410,000 (our median on the file’s rows), against $545,000 for Jungle Plum West’s seven, and sold in days where Jungle Plum West’s took months.
Choose Jungle Plum West if you want the largest floor plans and lots in Forest Glen, are prepared to wait for one of 18 homes, and can price with confidence from neighboring evidence. Choose Jungle Plum East if you want a single-family home inside the same gates sooner, with a current trading record to price against and a lower entry point. Our Jungle Plum East at Forest Glen neighborhood guide and our Jungle Plum East at Forest Glen buyer guide set out its side in full.
Jungle Plum West is the right place to buy if you want Forest Glen’s largest homes on its largest lots, in Zone X, with a homeowner-owned golf club, no CDD and I-75 a mile away, and you accept waiting for one of 18 homes, pricing without a recent sale on the street and unpublished dues.

He runs the data, marketing and systems side of the partnership, which is why this page is built on ten years of Forest Glen MLS closings, the county roll for all 18 homes, the state’s sales file and FEMA’s address-level map. Reach him at (239) 898-6072 or [email protected].
Marc Comisar runs the field side: in the homes, at the inspections and at the closing table. For a Jungle Plum West buyer that means the roof and opening questions on a 1999 or 2000 house, the lot and survey, and a calendar that lines up both estoppels and the disclosure summary with your closing. A Jungle Plum West specialist matters because the facts that decide a purchase here, seven MLS sales in ten years, a county value range from $691,252 to $1,076,413, the West and East name trap, two unpublished budgets, a pre-contract disclosure with a statutory exit and pre-2002 construction, live in records a general Naples search never surfaces. Missing one changes what you pay.
