This is Barefoot Estates, the 1995 estate plat on Felipe Lane and Saint Eustacius Lane. It is not Barefoot Bay, the nine-home court outside the gate, not Barefoot Beach Club, the condominium campus, and not The Club at Barefoot Beach, the private member club at 105 Shell Drive whose membership does not convey with a deed.

An online estimate misses Barefoot Estates values because the enclave has six homes and one qualified sale in five years, too little for any formula to learn from, and because the roll hides what moves price here: combined lots, Gulf-reaching parcels, flood zone and the coastal control line. A walk-through supplies them.
An automated estimate needs recent neighbors that resemble your home. Barefoot Estates offers one qualified sale since October 2021, at 105 Felipe Ln, and the other five homes differ from it in lot, age and position. The $16,100,000 deed of December 8, 2022 was left out of the county’s qualified count, so a model that reads the county’s flags never sees it.
The roll gives each home a base area from 2,263 to 3,112 square feet and an adjusted-area field from 5,431 to 8,412 that counts garages, porches and other features. Neither is measured living area. The Southwest Florida MLS, pulled October 3, 2026, carries living area only for the 2 homes that sold in the 60 months to that date, at 8,255 and 5,269 square feet. Price per base square foot compares these six homes with each other and never with a listing.
110 Saint Eustacius Ln stands on Lots 1 and 2 combined, and its 2026 preliminary just value of $14,286,845 is far above the other five, which run from $5,616,107 to $8,737,312. An estimate that treats the six as one product misreads that parcel.
We value a Barefoot Estates home in four steps: match the lot and the position, match the house by age and size, read the recorded sale and the just value together, then adjust at the walk-through and test the competition. The April 2026 sale is the only one in the 12, 24, 36 and 60-month windows, and it is a resale. The six sales total $27,730,000. The 1997 deed predates the year the county gives for that house, so it reads as a homesite sale and we do not divide it by building area. Three sales are the same house, 105 Felipe Ln, and no qualified sale is on record for 102 or 110 Saint Eustacius Ln.
Separately, the county’s index shows one more recorded deed over $100,000 in the last 60 months that it did not code as qualified: December 8, 2022, $16,100,000, at 110 Saint Eustacius Ln, recorded at OR 6198 PG 83, on 2,370 square feet of base area. We keep it out of every count and range above and draw no conclusion about why the county left it out. It falls 71 days after Hurricane Ian’s landfall on September 28, 2022, and the county’s flag is applied sparsely in some years.
The record gives no list price, condition, view or frontage for any of the six. The Southwest Florida MLS, pulled October 3, 2026, covers the 60 months to that date and holds 2 Barefoot Estates closings: $7,800,000 on April 24, 2026, at 91.8% of its final list price of $8,500,000 after 99 days on market, and $16,100,000 on December 12, 2022, against a final list price of $16,875,000 with 1 day on market recorded. Two sales give no median, and the two sources count differently. The prices show only what was paid, and a valuation adjusts each one in writing at the walk-through.
Each Barefoot Estates home is its own building on its own lot, so value runs by street, size and position. The county’s 2026 preliminary just values run from $5,616,107 at 105 Felipe Ln to $14,286,845 at 110 Saint Eustacius Ln, a spread of 2.5 to 1, and the two Gulf-reaching homes carry the two highest values.

The two homes on Gulf-reaching parcels have a middle just value of $11,512,078.50 and the four near-Gulf homes $5,720,369, about two to one. That is an observation with n of 2 and 4, not a measured frontage premium, because 110 Saint Eustacius Ln also stands on two combined lots and the roll does not split land from building.
County base area runs from 2,263 to 3,112 square feet, with a median of 2,672. The five finished-home sales ran from $1,423 to $2,843 per base square foot: the three highest are sales of the 2008 house at 105 Felipe Ln, and the two lowest are the 2001 house at 101 Felipe Ln and the 2000 house at 215 Barefoot Beach Blvd. With five sales the record cannot separate age from the house itself.
The record cannot split frontage from lot size, a renovation from an original interior, or a storm repair from a clean history. Six qualified sales across 29 years cannot show whether Barefoot Estates values are rising or falling, and we claim no direction. The record holds one sale in each of six years and none from 2022 to 2025, so we print the prices by year and the one repeat chain, with the count beside each.

Each year holds one sale of a different home or none, so the table compares houses and not a market.
Only 105 Felipe Ln has repeat qualified sales. Its recorded price fell 10.6 percent from $6,300,000 on October 3, 2011 to $5,630,000 on January 21, 2021, over 9.3 years, then rose 38.5 percent to $7,800,000 on April 22, 2026, over 5.2 years. Over the whole 14.6 years it is $1,500,000 higher, or 23.8 percent: one house, not a trend.
We do not conclude that values rose after 2021, that Gulf-reaching homes outperform near-Gulf homes, or that the 2026 price sets a new level. The Southwest Florida MLS, pulled October 3, 2026, does not settle direction either. It holds 2 Barefoot Estates closings in 60 months, the April 2026 sale at 99 days on market and 91.8% of the final list price and the December 2022 sale with 1 day on market recorded, and no active listing on October 3, 2026, so months of supply is zero, an indicative figure on 1 closing in 12 months. Two sales give no median and no trend.
One Barefoot Estates home has a repeat record in the county file: 105 Felipe Ln, a 2,744 square foot home built in 2008 on Lot 6, with three recorded qualified sales in 14.6 years. This public record, which is not our sale, shows how a recorded price, a just value and a hold period read together.

The home traded at $6,300,000 in 2011, then nine years later $670,000 lower, then five years after that $2,170,000 above the 2021 price. Its 2026 preliminary tax bill is $52,802.65 with no homestead exemption. The record does not show what the owner spent between sales, what the 2026 listing asked or how long it sat. Five things move a Barefoot Estates home’s value most: whether the parcel reaches the Gulf, how much of the footprint sits in the high-velocity flood zone, whether the lot supports a rebuild, the coastal control line and the leasing rule a buyer must live with. Each is a document question, and we gather the document first.

We did not test 105 Felipe Ln or 109 Felipe Ln at their address points. Our parcel screen shows VE on three of the seven roll parcels: 109 Felipe Ln, 110 Saint Eustacius Ln and 115 Felipe Ln. FEMA rates a building in more than one zone in the more hazardous one, so the 32 percent VE share of the 110 Saint Eustacius Ln footprint matters to its insurance. An elevation certificate settles it. FEMA’s preliminary map re-issues the panel as 0179K with the same zones at every tested point, and the county’s 90-day appeal period began August 19, 2026, per its August 2026 notice.
Collier County Ordinance 2019-44 raised the height rule for the Barefoot Estates section to three habitable floors, and the county’s staff report describes three floors over parking and a 70-foot height, so ask Collier County Growth Management for a written zoning verification before you tell a buyer a third floor is available. Under Ordinance 2019-01, a repair or improvement costing 50 percent or more of a building’s market value as that ordinance defines it triggers current standards.
By our reading of the public map layers, the Estates lie between 37 and 107 meters seaward of the state’s coastal construction control line of record, dated 1989, which is our inference and not a survey. Construction seaward of the line needs a Department of Environmental Protection permit under Florida Statute 161.053. Collier County’s separate 1974 setback line crosses the footprint at 110 Saint Eustacius Ln in our reading, so the permit date and as-built documents belong in a seller’s file.
Two recorded documents give two leasing terms. The 1995 Barefoot Estates covenants allow leasing to a single family for at least one month, with the word partly garbled in the scan, and the 2009 Property Owners Association declaration allows one lease a year with a 90-day minimum, board approval and no subleasing. No document we read says which prevails, so the Association’s written answer supports value. Collier County also requires a vacation-rental registration for a home rented for less than 30 days more than three times a year.
Fees, assessments and insurance affect the value of a Barefoot Estates home through carrying cost, and here the fee side is blank: no public record we found states a dollar amount for the Barefoot Beach Property Owners Association or the Master Association. The tax bill is known, the insurance bill follows the address, and the estoppel certificate gives the rest.

Barefoot Estates has no stand-alone association. The association named in its 1995 covenants merged into the Barefoot Beach Property Owners Association on March 27, 2000, and the Estates count as 11 of that association’s 136 shares, about 8.1 percent. That association sits beneath the Barefoot Beach Master Association, which runs the staffed gate and owns the boulevard. The 2009 declaration sets a late fee of the greater of $25 or 5 percent and fines of up to $100 per violation, and a 2010 amendment added a board-set Resale Assessment with no dollar figure in the instrument.
Florida Statute 720.401 requires the seller to present a disclosure summary before the buyer signs, and it does not require delivery of the governing documents or the budget. Florida Statute 720.30851 lets an owner request an estoppel certificate stating assessments, any resale assessment and unpaid amounts, with the fee capped by statute.
One combined millage rate of 9.4020 applies to every Estates parcel, and the six homes’ 2026 preliminary tax bills run from $22,124.13 to $134,324.92, with a median of $51,835.46. As an illustration only, a non-homestead home assessed at the $6,257,993.50 median just value would carry $58,837.65 at that rate: $6,257,993.50 times 0.009402. A buyer should not assume the seller’s bill, because Florida resets the assessment after a sale.
Barefoot Estates is six single-family homes under chapter 720, so the milestone inspection and structural integrity reserve study rules for condominium buildings do not reach it. A buyer asks instead for the Association’s budget and reserve schedule, the plan for the twelve side lanes it owns and an inspection of the home.
Flood and wind insurance follow the address and the elevation certificate, and we publish no premium. A Citizens personal-lines policyholder whose home is inside a FEMA special flood hazard area must carry flood coverage, from issuance for new policies since April 1, 2023 and at renewal since July 1, 2023. Under Florida Statute 627.351 a risk is not eligible for Citizens unless the authorized insurer’s premium is more than 20 percent above the comparable Citizens premium. The National Flood Insurance Program caps building coverage at $250,000, according to FloodSmart, so owners of homes of this value ask about private excess coverage.
No. The Collier County Property Appraiser’s just value is the county’s own valuation for the tax roll, and for Barefoot Estates homes today it runs from 72.0 to 183.3 percent of the five recorded finished-home prices, depending on which sale you compare. It is a starting point for a valuation and never a sale price.

Each ratio divides today’s roll value by a price from another year, so the older rows mix dates and measure only how far the roll sits from that old price. The roll value is set for January 1 and each sale falls on a different day. The two most recent sales, both of 105 Felipe Ln, give 99.8 and 72.0 percent, and two sales of one home do not make a rule.
A bill reflects just value after exemptions and caps. Three of the six homes, 50.0 percent, carry a homestead exemption on the 2026 preliminary roll, and their bills run from 0.35 to 0.89 percent of just value, while the three without it pay 0.94 percent. Under Florida Statute 193.155 a homestead assessment resets to just value as of January 1 of the year after a change of ownership.
Barefoot Estates is six Gulf-side homes on a 1995 plat, while Bayfront Gardens is 27 bay-side homes under two associations, and both sit inside the Barefoot Beach gate under chapter 720. The county’s median just value is $6,257,994 for the Estates and $3,108,994 for Bayfront Gardens, about two to one.

All six were on Bayfront Dr, so we list them and print no median: October 25, 2021, $4,300,000; October 9, 2023, $5,700,000; January 5, 2024, $6,650,000; May 15, 2025, $3,026,000; June 24, 2025, $5,815,000; and April 29, 2026, $3,875,000. The home valuation for Bayfront Gardens works through them.
Barefoot Estates has the second-highest median just value of the Barefoot Beach places in the county’s 2026 preliminary roll, $6,257,994 for six homes, just under the beach-lane estates beside it at $6,578,899 for 80 homes. The table gives each place’s own window and count, and a median appears only where a window holds 10 sales.

The Estates’ median just value is 95.1 percent of the lanes’ ($6,257,993.50 divided by $6,578,899), 2.0 times Bayfront Gardens’ and 3.3 times that of all Barefoot Beach residential homes. Only Southport, the Club and the whole of Barefoot Beach reach a window of 10 sales, so every other row shows a count and a range. Turnover is thin inside the gate: one Estates sale in five years across six homes, 3.3 percent a year, against nine lane sales across 80 homes, 2.25 percent a year.
A Barefoot Estates seller at the $7,800,000 recorded price of April 2026 would see about $7,329,160 before mortgage payoff and the association’s estoppel fee, with a 2.5 percent listing commission and a 2.5 percent buyer-agent offer, or $7,524,160 with no buyer-agent offer. Collier custom puts the deed stamps on the seller and the owner’s title policy on the buyer.

In Collier County the buyer customarily pays the owner’s title policy and chooses the closing agent, and the seller customarily pays documentary stamp tax on the deed. The contract controls both. Since August 17, 2024 any compensation you offer a buyer’s agent can no longer be posted on the Southwest Florida MLS. The sheet leaves out your payoff, the estoppel fee, any resale assessment, repair credits and tax on any gain, and we add those lines at your appointment.

We did not open any elevation certificate, read any member-only association record or pull Southwest Florida MLS figures.

It depends on your lot, position, flood zone, age and condition. The 2026 preliminary just values run from $5,616,107 to $14,286,845, and the one qualified sale in five years was $7,800,000.
105 Felipe Ln, a 2008 house with 2,744 square feet of base area, sold for $7,800,000 on April 22, 2026. A $16,100,000 deed at 110 Saint Eustacius Ln in December 2022 was not county-qualified and stays in a separate series.
We do not publish one. No window reaches 10 qualified sales, so a median would rest on one price or on six spread across 29 years.
One by the county’s qualified record: 105 Felipe Ln at $7,800,000 on April 22, 2026. The Southwest Florida MLS, pulled October 3, 2026, also shows one Barefoot Estates closing in the 12 months to that date, 105 Felipe Ln at $7,800,000 with a closing date of April 24, 2026, and 2 in the last 60 months. The two sources count differently.
We cannot say from six sales in 29 years. The one repeat chain, 105 Felipe Ln, recorded $6,300,000 in 2011, $5,630,000 in 2021 and $7,800,000 in 2026, which is one house and two intervals, not a trend.
It is the Collier County Property Appraiser’s valuation for tax purposes, set for January 1, and not a price or an appraisal. The six Estates homes have a 2026 preliminary median just value of $6,257,994, which we read as a cross-check.
A bill reflects just value after exemptions and the homestead cap. The six preliminary bills run from $22,124.13 to $134,324.92, and three homes carry a homestead exemption.
The 2026 preliminary combined millage rate is 9.4020 on every Estates parcel, made of county 3.9293, school 4.1470 and other 1.3257, with no municipal levy. That is $9.402 per $1,000 of assessed value before exemptions.
It has a Bonita Springs, Florida 34134 mailing address but sits in unincorporated Collier County and belongs to neither city. Collier County issues its permits and runs its flood program, so use the Collier County address on documents.
Seven homesite plots hold six homes, because Lots 1 and 2 were combined under one house at 110 Saint Eustacius Ln. The roll shows seven parcels, the six homes and the common Tract A at 115 Felipe Ln, which is never a home.
Two homes stand on Gulf-reaching parcels, 109 Felipe Ln and 110 Saint Eustacius Ln, by our reading of the public map layers. The other four homes are near-Gulf, and a survey shows any recorded beach right.
No. Base area is the county’s field for a parcel’s largest building, 2,263 to 3,112 square feet across the six homes, and it is not measured living area.
110 Saint Eustacius Ln stands on Lots 1 and 2 combined, and its just value of $14,286,845 is $5,549,533 above the next home. The roll does not split land from building, so we cannot isolate the second lot from the Gulf position.
Ordinance 2019-44 raised the height rule for the Estates section to three habitable floors, and the county’s staff report describes three floors over parking and 70 feet. Flood, coastal and Association rules also apply, so get a written zoning verification.
Every address we tested is in a FEMA Special Flood Hazard Area, zone AE at 11 to 12 feet NAVD88, and three of seven roll parcels also reach the VE zone at 13 to 16 feet, by our reading of the public map layers. An elevation certificate answers it.
No. None of our tested points falls inside a unit, and the nearest federal unit we found, FL-65P, covers the preserve south of Shell Drive.
A lender requires it in a Special Flood Hazard Area, and Citizens requires it there too. The National Flood Insurance Program caps building coverage at $250,000, so owners of homes of this value ask about private excess coverage.
FEMA’s preliminary map re-issues the panel as 0179K, and at every point we tested the zone and base flood elevation are unchanged. The county’s roughly 90-day appeal period began August 19, 2026, and the map is not final.
It is a state line seaward of which most construction needs a Department of Environmental Protection permit under Florida Statute 161.053. By our reading of the public map layers the Estates lie 37 to 107 meters seaward of the 1989 line.
Collier County’s Ordinance 2019-01 requires a building to meet current standards when a repair or improvement costs 50 percent or more of the building’s market value, as the ordinance defines it. Ask the county’s floodplain staff before pricing renovation.
No public record we found states them. The 2009 declaration sets a late fee of the greater of $25 or 5 percent and fines up to $100, and a 2010 amendment created a board-set resale assessment with no dollar figure.
No. The association named in the 1995 covenants merged into the Barefoot Beach Property Owners Association on March 27, 2000, and the Estates count as 11 of its 136 shares.

Florida Statute 720.401 requires you to present a disclosure summary before the buyer signs, and it does not require delivery of the governing documents or budget, though buyers ask for them. A residential seller also gives the section 689.302 flood disclosure.
