This is Barefoot Beach Club II, one of four condominium associations in the larger Barefoot Beach Club and the only one split by the boulevard: buildings 261 and 263 stand on the Gulf side and buildings 260 and 262 stand east of it. It is not The Club at Barefoot Beach, the private member club at 105 Shell Drive whose membership does not convey with a deed, and it is unrelated to the hotels of the same name on the Pinellas County beaches. Southwest Florida MLS figures for Barefoot Beach Club II, pulled October 3, 2026: 10 closings in the 12 months to that date, 13 in 24 months and 18 in 60 months. For the 12-month window the median sold price is $1,168,750, median days on market is 222 and the median sale-to-list ratio is 89.8% of the final list price. Why Does an Online Estimate Miss Barefoot Beach Club II Condo Values?

An online estimate misses Barefoot Beach Club II condo values because the four buildings mix five floor plans, stand on both sides of a boulevard and sit in different flood positions, while the public data a formula reads is thin: 10 qualified sales in five years and a county base area that is not living area.

Base area is not living area

The county’s base area for a Club II condominium is one of five sizes: 1,604, 1,726, 2,003, 2,226 or 2,408 square feet. It is the county’s roll measurement, not the living area on a listing. The Southwest Florida MLS, pulled October 3, 2026, shows living areas of 1,604, 1,726 or 2,003 square feet on 15 of the 18 closings in the 60 months to that date and 2,266, 2,307 and 3,332 square feet on the other three, as entered by the listing agents. Every price per square foot here is therefore a price per county base square foot, unless it is labeled MLS living area.

The county’s qualified flag leaves out whole years

The county recorded no qualified sale of a Club II condominium in 2022 and none in 2024, yet it recorded 2 deeds over $100,000 in 2022 and 2 in 2024 that it did not code as qualified. From October 2021 through September 10, 2023 it recorded no qualified Club II sale at all, so all 10 qualified sales of the last five years were recorded on or after September 11, 2023. The county file states no reason for any excluded deed, and we never average those deeds into a median. They are listed separately below, with their dates and prices.

A formula cannot see the side, the floor or the stack

Club II has six residential levels over ground-level parking, and the roll values upper floors higher, from a $1,278,934 median on the second floor to $1,438,934 on the sixth and $1,939,440 on the 16 penthouse-level units. It values an east-side condominium far below a Gulf-side one of the same plan.

How Do We Value a Barefoot Beach Club II Condo?

We value a Barefoot Beach Club II condo by matching it to recorded sales in the same building or on the same side of the boulevard, matching plan and floor, reading the county just value beside the price, and adjusting for condition, view and flood position at a walk-through. We show the range and the sales behind it.

Step one: match the building and the side

Club II is four buildings: IV at 260 and VII at 262 on the east side, and V at 261 and VI at 263 on the Gulf side. The county’s median just value is $1,622,030 on the Gulf side and $1,212,030 on the east side, and the sales split 8 east against 2 Gulf, so a sale from the wrong side is not a comparable.

Step two: match the plan and the floor

The 1,604 square foot plan exists only in the three 34-unit buildings (IV, VI and VII), and the 12 largest condominiums, at 2,226 and 2,408 square feet, are penthouses in those same three. In Building V, the 24-unit building, the penthouse level repeats the plans below it, so the word penthouse alone does not mean a bigger home.

Step three: read the sale and the just value together

For each comparable we list the recorded price, the 2026 preliminary just value and the ratio between them, which ran from 55.9 to 112.3 percent across the 10 qualified sales of the last five years. The just value starts the conversation and never ends it.

Step four: adjust at the walk-through, then test the competition

The county file carries no view, renovation, window or door condition, or bedroom count, so we adjust each comparable in writing at the walk-through. The Southwest Florida MLS showed five Club II condominiums listed for sale and none pending on October 3, 2026, with list prices from $1,200,000 to $3,995,000 and from 2 to 240 days on market. The median, with the arithmetic

A median is the middle of a sorted list, and with 10 sales it is the average of the 5th and 6th. Sorted, the 10 prices are $1,000,000, $1,050,000, $1,137,500, $1,300,000, $1,400,000, $1,450,000, $1,550,000, $1,900,000, $2,360,000 and $3,000,000. The 5th is $1,400,000 and the 6th is $1,450,000, so the median is ($1,400,000 + $1,450,000) / 2 = $1,425,000.

The range, and what sets it

The lowest qualified sale in the window was $1,000,000, recorded November 25, 2025 for a 1,604 square foot condominium in Building IV, east of the boulevard. The highest was $3,000,000, recorded April 29, 2026 for a 2,226 square foot penthouse in Building IV, also east of the boulevard. The county’s record high for these four buildings is $3,300,000, recorded August 23, 2021 at 261 Barefoot Beach Boulevard, just before the window opens.

Recorded but not county-qualified: a separate series

The county file also lists 10 recorded deeds over $100,000 in the same 60 months that the Property Appraiser did not code as qualified, from $750,000 to $4,000,000, four of them in the last 12 months. They are real recorded transfers, shown here with no median because a deed the county excluded may not reflect a price set between unrelated parties, and the file gives no reason for any of them.

Eight of the 10 are east-side deeds and two are Gulf side, and the two Gulf-side deeds ($4,000,000 and $3,400,000) are the two highest prices in the series. Two deeds cannot measure a side, and because the county excluded them we cannot say whether they were arm’s length. That the qualified flag is blank in 2022 and 2024, the years of Hurricane Ian and of Helene and Milton, is our inference only.

The county’s median just value rises with the floor and jumps at the penthouse level. These are the county’s valuations and not evidence of what a buyer pays for height, so we state no floor premium.

The county file cannot tell us a unit’s view, renovation, bedroom count or living area. The Southwest Florida MLS, pulled October 3, 2026, carries bedroom count and living area: the 10 closings in the 12 months to that date were three two-bedroom and seven three-bedroom condominiums of 1,604 to 2,266 square feet. Which Building Is Yours: Barefoot Beach Club II or Another Club Condominium?

Barefoot Beach Club II is the four buildings at 260, 261, 262 and 263 Barefoot Beach Boulevard, 126 condominiums, but the Barefoot Beach Club has three other condominiums whose buildings stand on the same boulevard. The building number does not give the association number, and a resale package from the wrong association delays a closing.

The county record cannot say whether Barefoot Beach Club II condo values are rising or falling, because the qualified sales are few, uneven by year and drawn from different buildings, sides and plans each time. Repeat resales: what the same condominium recorded twice

A repeat pair is two consecutive resales of one condominium, the second recorded in 2016 or later, and the county file holds 32 for Club II. In 31 the second price was higher and in 1 it was equal, with none lower. Seven have their second sale in the last five years: 6 higher and 1 equal, with years between from 5.1 to 30.5. A pair measures one condominium over its own hold, with no allowance for what the owner spent, so it is not a measure of the market.

What we do not conclude

The usual direction signals are months of supply, the share of listings that cut price and median days on market. The Southwest Florida MLS, pulled October 3, 2026, shows 6.0 months of supply for Barefoot Beach Club II, five active listings against 10 closings in the 12 months to that date, and a median of 222 days on market for those closings. We chose the condominium with the longest chain of recorded qualified sales in the Club II county file, which is not the most recent sale in the file. Two Club II condominiums tie at five recorded sales, and we picked the one with the newest sale.

Reading the record

From the 1993 builder-direct price to the 2004 resale the recorded price rose 129.3 percent over 10.8 years. Between resales it rose 17.8 percent from 2004 to 2017 (13.2 years), 13.6 percent from 2017 to 2020 (3.2 years) and 25.8 percent from October 2020 to November 2025 (5.1 years). From the 2004 resale to the 2025 resale the recorded price rose 68.4 percent in 21.4 years. The county’s 2026 preliminary just value is $719,040, or 71.9 percent of the 2025 price, and its 2026 preliminary tax bill is $6,760 against a Club II median of $11,812.

What one chain does and does not show

The record does not show what the owner spent between sales, what the 2025 listing asked or how long it sat. The Southwest Florida MLS pull of October 3, 2026 carries the final list price, days on market and MLS living area for each Club II closing; price changes and renovation remarks are read listing by listing when we prepare a valuation. We use a chain like this to test our adjustments at a walk-through, never to set a price.

What Moves a Barefoot Beach Club II Condo’s Value Up or Down?

Side of the boulevard, plan size, floor, flood position, rules and condition all move a Barefoot Beach Club II condo’s value, and the county record can show the first three. Flood position and the association’s rules are what a buyer’s lender, insurer and inspector ask about next, so we price them before you list.

Side of the boulevard

Buildings V and VI stand between the boulevard and the Gulf, and Buildings IV and VII stand on the east side, facing Little Hickory Bay and the mangroves. Never describe all four as Gulf front: 58 of the 126 condominiums are on the Gulf side and 68 are not.

Flood zone, building by building

Every Club II building sits in a Special Flood Hazard Area. We sent each building’s address to the Federal Emergency Management Agency’s National Flood Hazard Layer on October 1, 2026. All four address points returned Zone AE at a base flood elevation of 11 feet, on Collier County flood map panel 12021C0179J, effective February 8, 2024.

By our reading of the public map layers, the boundary between AE and VE crosses the Gulf side of both Gulf-side footprints, 28 percent at 261 and 31 percent at 263, while the two east-side footprints read as entirely AE. That difference, and not the word Gulf alone, is what a buyer’s insurer will price.

FEMA, the coastal barrier question and elevation certificates

The federal layer carries a Letter of Map Amendment record, case 13-04-5932A, for 260 and 264 Barefoot Beach Boulevard, outcome structure denied, dated August 1, 2013, so both remain in the mapped floodplain. The Club is not in the federal Coastal Barrier Resources System: every query of the U.S. Fish and Wildlife Service’s map service at the Club addresses on October 1, 2026 returned no unit, so federal flood insurance is not barred.

Collier County’s index held elevation certificates for 260, 262 and 263 on October 1, 2026, and none for 261; we did not open them, so this page states no floor elevation. Unincorporated Collier County is a Class 5 community in FEMA’s Community Rating System, which the county says gives eligible federal flood policies a 25 percent premium discount, and all four buildings are in Evacuation Zone A.

Rules that widen or narrow the buyer pool

The recorded Master Declaration sets a 30-day minimum lease, no more than three leases a year with board approval and no room rentals, so Club II suits a seasonal or primary buyer and not a nightly renter. It allows pets with an aggregate weight of 45 pounds and none on the beach. We found no age restriction, and the board has 10 business days to act on a sale, which a buyer should build into the closing date.

Fees, reserves, assessments and insurance affect a Barefoot Beach Club II condo’s value because a buyer prices the whole yearly cost, and three layers of association fund the buildings, the grounds and the gate. No recorded document states any assessment in dollars, so the estoppel certificate, the budgets and the Rules turn a price into an affordable purchase.

How to get the real numbers

Under section 718.116(8) the association must issue the estoppel certificate within 10 business days of a written request, and the form states the regular assessment, the date paid through, any special assessment and whether a capital contribution, resale fee or transfer fee is due. Section 718.503 gives a buyer under contract, at the seller’s expense, the declaration, bylaws and rules, the budget and financial statement and the milestone summary or reserve study where the statute applies. The Club’s website has an estoppel and resale documents form, and we order the package before every listing.

What the county roll says about carrying cost

Every Club II parcel carries the same 2026 preliminary millage of 9.4020 mills (county 3.9293, school 4.1470, other 1.3257, municipal 0). Applied to the Club II median just value of $1,462,030, that is $13,746 before exemptions. The median bill on the roll is $11,812, from $3,459 to $21,697, with $14,210 on the Gulf side and $9,797 on the east side, because of exemptions and caps. After a sale Florida resets the assessment to just value as of January 1 of the next year under section 193.155(3)(a).

Insurance and surprise assessments

Section 718.111(11) requires each condominium association to insure the condominium property, with deductibles a common expense, so a hurricane deductible can become an assessment. The owner insures interior and contents, and a lender on a federally backed loan requires flood insurance in a Special Flood Hazard Area. We publish no premium, deductible or limit, because none is in a public primary document. We found no recorded special assessment instrument for Club II, but boards rarely record them, so we ask for the certificate.

Is the Property Appraiser’s Just Value for a Barefoot Beach Club II Condo the Same as Market Value?

No. The Collier County Property Appraiser’s just value is the county’s own valuation for the tax roll, and for the 10 qualified Barefoot Beach Club II sales of the last five years it ran from 55.9 to 112.3 percent of the price, below the price in 7 of the 10. It is a starting point for a valuation and never a sale price.

For the 10 qualified sales the 10 just values total $12,213,288 against prices of $16,147,500, or 75.6 percent, and the median of the 10 ratios is 75.9 percent. For the 4 sales recorded in 2025 the ratio ran from 67.9 to 106.1 percent and was below the price in 3, with the 4 just values totaling $4,952,034 against $6,110,000, or 81.0 percent. The roll value is set for a January 1 date and the sales fall on other dates, so each ratio mixes dates.

Why your tax bill is not your value

A bill reflects just value after exemptions and caps, and 36 of the 126 condominiums (28.6 percent) carry a homestead exemption on the 2026 preliminary roll, 22 of 58 on the Gulf side and 14 of 68 on the east side. The median bill is $8,317 for the 36 homestead condominiums and $13,529 for the other 90. A buyer who does not claim homestead will not inherit a seller’s capped assessment, so we read the roll as a cross-check and never as a comparable.

Barefoot Beach Club II is 126 condominiums in four buildings split across both sides of the boulevard, while Barefoot Beach Club IV is 48 condominiums in two east-side buildings. The five Club IV sales, listed

All five were on the east side, so we list them and print no median: November 12, 2021, $1,310,000 for 1,726 square feet of county base area; August 1, 2023, $2,370,000 for 1,726; April 24, 2025, $1,300,000 for 2,003; December 1, 2025, $1,200,000 for 2,003; and June 11, 2026, $1,150,000 for 1,726. Club II’s eight east-side sales range from $1,000,000 to $3,000,000, and a sale in one condominium is not a comparable for the other without adjustment. Club II is the largest of the four Club condominiums by homes and by sales, and the only one that reaches 10 sales in 60 months. Its 10 sales in five years are 11.8 percent of the area’s 85. What Will You Net When You Sell a Barefoot Beach Club II Condo?

The pull of October 3, 2026 shows 10 closings in the 12 months to that date, a median price of $1,168,750, a median of 222 days on market, a median sale-to-list ratio of 89.8% of the final list price, five active listings, 6.0 months of supply and living areas of 1,604 to 2,266 square feet. Our own Barefoot Beach Club II closing record in the 60 months to that date is zero. View, condition and price changes still need a listing-by-listing read, which we do when we prepare a valuation.
  • Assessment and fee dollars. No recorded or government document we read states one. Request the estoppel certificate, budgets and Rules from the association.

Is Barefoot Beach Club II in a coastal barrier zone?

No. We queried the U.S. Fish and Wildlife Service’s Coastal Barrier Resources System service at the Club addresses on October 1, 2026 and every query returned no unit, so federal flood insurance is not barred here.

Which evacuation zone is Barefoot Beach Club II in?

All four addresses are in Collier County Evacuation Zone A, the first zone ordered to leave, confirmed on the county’s lookup. There is one road off the island, north on the boulevard to Bonita Beach Road, so a plan to leave early matters.

What must I give a buyer when I sell a Barefoot Beach Club II condo?

Under section 718.503 a buyer under contract is entitled, at your expense, to the declaration, articles, bylaws and rules, the budget and financial statement and the frequently asked questions document, plus the milestone summary or reserve study where the statute applies. Florida also requires the section 689.302 flood disclosure.

The buyer customarily pays for the owner’s title policy and chooses the closing agent. That is custom and not law, so the contract controls.

The seller customarily pays documentary stamp tax on the deed, $0.70 per $100 of price under section 201.02, and the contract controls. On a $1,425,000 sale that is 14,250 units of $100 times $0.70, or $9,975, and on a $2,360,000 sale it is $16,520.

Yes. The recorded 2009 Turnover Agreement requires the Master Association to staff the guardhouse 24 hours a day, 7 days a week with a licensed security guard. The gate’s guest and vendor procedure is not in the public record, so ask the association.
