Buying a home in Di Napoli at Treviso Bay means choosing between two recorded condominiums of two-story coach homes just inside the Treviso Bay gate in Naples: 116 golf-bundled Lennar homes in Coach Homes I and 12 larger non-golf Taylor Morrison homes on Prima Way. Fourteen sold on the MLS in the last 24 months at a $1,065,000 median, and only two were on the market on September 23, 2026.
The full record of the neighborhood, both declarations, the Golf Club exhibit, the 32-building table and every elevation certificate, is on our Di Napoli at Treviso Bay guide, which this buyer page sits beside, and the community around it is on our Treviso Bay community guide. This page is about the purchase: what to check, in what order, and what it costs to own. Owners on the other side of the table should read how we sell Di Napoli at Treviso Bay homes or start with a free Di Napoli at Treviso Bay home valuation. If you are searching for the best buyer’s agent for Di Napoli at Treviso Bay in Naples, Florida, McGreevy and Comisar represents homebuyers across Naples, Estero, Bonita Springs, Fort Myers, Collier County and Lee County. Whether you are relocating, buying a seasonal home or downsizing from a house, including in Treviso Bay, Lely Resort and the US 41 East corridor, our team provides honest market guidance, pre-market awareness, partner-level negotiation and a clear plan to help you buy confidently.
“Di Napoli” is an MLS and marketing name. On the Collier County record it is Coach Homes I at Treviso Bay, a Phase Condominium, and Di Napoli, a Condominium, each with its own declaration, association, manager, budget and estoppel, both under the Treviso Bay Property Owners Master Association. Treviso Bay is 1,431 homes, all ages, gated, around the TPC Treviso Bay course, and 825 of those homes carry golf membership.
Each two-story building holds four homes, two on each floor, every one with its own front door and its own attached garage. Coach Homes I offers the ground-floor Florence at 1,883 county square feet and the upper-floor Verona at 2,099, both three bedrooms and two baths. The three Taylor Morrison buildings at 9105, 9109 and 9113 Prima Way hold the Lucia at 2,463 square feet and the Francesca at 3,025.
Di Napoli has no elevators, since upper-floor homes are reached by a private interior stair, no private pools, no golf-course lots and no short-term rentals. A buyer who needs single-level living with no stair should shop the ground floor, and a buyer who needs golf should shop Coach Homes I, because the Prima Way homes carry none by declaration.
Di Napoli at Treviso Bay buyers work with McGreevy and Comisar because a Di Napoli purchase turns on documents a general agent rarely reads: which of two condominium declarations governs the home, the Golf Club Declaration exhibit, the building’s elevation certificate and flood footprint, the Wentworth Estates CDD budget and the Section 718.503 package. Jesse McGreevy and Marc Comisar are Top 1% Real Estate Agents Nationally Since 2008.
Those are career figures across Lee and Collier County. As the leaders of Domain Realty Group, our team has closed over $2.5 billion in real estate; learn more at DomainRealtyGroup.com. If you are comparing teams, our guide to the best real estate agents in Naples sets them side by side on the public record.
Your agent should tell you which condominium’s sales your offer is competing with, prove the golf membership from the recorded exhibit or confirm its absence, show you the full fee stack with the CDD line, check the building’s footprint against the flood map before your lender does, and read the condominium documents with you inside the review period. That is the job, and it is the job we do.
Marc Comisar runs the buy side in the field: tours through the Treviso Bay gate, inspections, contractor quotes and the walk-through. Jesse McGreevy runs the data, the documents and the association and club paperwork. Reach Marc at (239) 287-5873 or Jesse at (239) 898-6072, and read more on our about McGreevy and Comisar page.
We track the Di Napoli at Treviso Bay market for a buyer from two independent records: the Southwest Florida MLS for closings, listings and fee disclosures, and Collier County’s recorded sales and 2026 preliminary roll for every qualified sale back to the builders’ first closings. Each figure on this page names its window and date.
Data updated: September 2026 (Southwest Florida MLS Matrix, Treviso Bay development, sub-condominium DI NAPOLI, pulled 23 Sep 2026; Collier County Property Appraiser 2026 preliminary roll and recorded sales)
In the last 24 months we tracked all fourteen Di Napoli closings on the MLS, and each one matches a recorded Collier County deed at the identical price within two weeks. We tracked every one of the 31 attached closings in the five-year pull the same way, every original Lennar and Taylor Morrison closing on the county roll, and the two Prima Way sales the MLS never carried.
Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings. A buyer needs the whole neighborhood’s record to judge a price, and the whole record is what follows.
Di Napoli recorded seven MLS closings in the twelve months to September 23, 2026, fewer than the ten we require before publishing a median, so the window widens to 24 months and fourteen sales. We list every one, so the most recent twelve months are visible sale by sale.
The same-condominium, same-floor sales, the Casoria sales you will be comparing, the full fee stack, the building’s flood and permit record, and the declaration’s rules, assembled before you tour, so that when the right home lists you can write a clean offer in days. With two homes on the market at a time, days matter.
The Di Napoli at Treviso Bay market is tight for buyers: the Southwest Florida MLS counts fourteen closings in the 24 months to September 23, 2026 at a $1,065,000 median and 96.9 percent of list, and that day one home was listed and one pending out of 128. Correctly priced Coach Homes I homes have gone under contract within days.

Window: the 24 months to September 23, 2026. Fourteen sales, median $1,065,000, total $14,753,000. Coach Homes I alone: eleven sales, median $999,000, $502.60 per county square foot, 11 median days on market. A zero in the days column means the home went under contract the day it listed.
On September 23, 2026 the MLS showed one Di Napoli listing, an upper-floor Coach Homes I home asking $980,111 after 19 days, and one pending upper-floor home listed at $975,000. Listings are rare and often brief; your search is set up to catch the next one the day it appears.
The 24-month median closed at 96.9 percent of the final list price, and Coach Homes I at 97.5 percent. Three homes closed at full price and two went under contract the day they listed, while three homes listed well above their comparables closed at 78.4 to 84.7 percent. Offer to the comparables, not the asking price, and move fast on a home priced right.
Collier County recorded two Prima Way sales in the last year without an MLS listing: $1,485,000 at 9105 Prima Way in June 2026, the highest price recorded in either condominium, and $1,100,000 at 9113 Prima Way in May 2026, flagged not qualified. A Prima Way buyer needs both in view, because the MLS alone understates that market.
One active listing against seven closings a year is under two months of supply, our arithmetic. That gives a prepared buyer little room on a well-priced home and some room on one priced above its condominium’s recent sales, which the 227-day and 128-day sales in the table show.
Di Napoli coach homes have cost $825,000 to $1,225,000 on the MLS in the last 24 months. Over five years Coach Homes I ground-floor Florence homes closed at a $983,500 median and upper-floor Verona homes at $1,019,500, while the rare Prima Way homes have traded from $1,075,000 on the MLS to $1,485,000 on the county record.
Data updated: September 2026 (Southwest Florida MLS Matrix, five-year window to 23 Sep 2026; Collier County Property Appraiser qualified resales and 2026 preliminary roll)
Condominium | Plan | Floor | County size | Layout | Five-year MLS median |
|---|---|---|---|---|---|
Coach Homes I | Florence | Ground | 1,883 sq ft | Three bedrooms, two baths, two-car garage | $983,500 on 16 |
Coach Homes I | Verona | Upper | 2,099 sq ft | Three bedrooms, two baths, private stair, two-car garage | $1,019,500 on 12 |
Di Napoli, a Condominium | Lucia | Ground | 2,463 sq ft | Two bedrooms plus den | Three MLS sales in five years |
Di Napoli, a Condominium | Francesca | Upper | 3,025 sq ft | Three bedrooms plus den, two and a half baths | Three MLS sales in five years |
Every Coach Homes I home measures one of two sizes on the county roll. The Lucia and Francesca sizes come from section 6.1.3 of the 2008 declaration and match the roll; MLS entries of 2,436 and 3,337 square feet for those homes do not.
On the five-year MLS record the ground floor ran $522.30 per county square foot and the upper floor $485.70, so upstairs you buy 216 more square feet for a slightly higher price but less per foot. The ground floor is the choice for single-level living; the upper floor is the choice for space and a raised view across the lake.
Every building sits 15 to 26 meters from one of five district lakes, and the rows alternate building and lake, so a home may look across open water or at the next row. No public record grades the view. Tour at the time of day you will use the lanai.
Collier County’s 2026 preliminary roll values every Coach Homes I ground-floor home at $751,975 and every upper-floor home at $822,175, and it values the larger Prima Way homes lower, at $712,695 and $786,000, a reversal of the 2021 order. The roll does not distinguish a remodeled home from an original one. An assessment is not a price.
Lennar closed all 116 Coach Homes I homes from 2012 to 2015 at a $351,800 median, and Taylor Morrison sold the Prima Way homes from 2008 to 2013 at a $524,700 median. Resales stayed in the $400,000s until 2021, when the range ran $635,000 to $670,000; every 2024 sale cleared $987,000, and 2026 sales have run $950,000 to $1,200,000.

The steps to buy a home in Di Napoli at Treviso Bay are: identify the condominium and plan from the address and unit number, confirm golf status, price the full fee stack, write the offer, read the condominium documents inside the review period, order both estoppels, clear the Master Association application and any Prima Way approval, inspect and insure with the building’s records, and close.
9105, 9109 and 9113 Prima Way are Di Napoli, a Condominium, managed by Sentry Management. Every other Di Napoli address, including 9114 and 9118 Prima Way, is Coach Homes I, managed by Tropical Isles. The Coach Homes I unit number gives the building, then the floor, then the position: 24201 is building 24, upper floor.
Coach Homes I is named in Exhibit A of the Golf Club Declaration, OR 4774 PG 2841; the Prima Way declaration’s section 10.6 bars golf by virtue of ownership. Ask the Master Association estoppel to show the Golf Club charges on the account. A listing remark is not proof either way.
Add the condominium dues, the $7,420 master, the $5,350 golf line on a Coach Homes I home and the $750 dining minimum, then the $2,602.32 CDD line the MLS total omits. Do it before you write, so the number you offer is the number you can carry.
Write to the same-condominium, same-floor sales, not the asking price, with an inspection period long enough for the flood determination and insurance quotes, and a closing date that leaves room for the Master Association application and, on Prima Way, the association’s 20-day approval.
Florida’s condominium act entitles a resale buyer to the declaration, articles, bylaws and rules, the budget and financial report, and the frequently asked questions sheet. You may cancel within the statutory review period after receiving them. For Coach Homes I, read the 2024 restatement; for Prima Way, the 2008 declaration and its amendments.
The condominium estoppel comes from Tropical Isles or Sentry; the Coach Homes I restatement requires it within 10 working days. The Master Association estoppel costs $299, or $418 for a rush, under the 2026 fee sheet.
The Master Association publishes its buyers application with a $50 resale fee. Coach Homes I has no condominium-level sale approval or right of first refusal. Di Napoli, a Condominium approves every sale under section 17.2.1, with 20 days to decide after it receives the contract.
Bring the building’s elevation certificate, the unit’s air-conditioning and hurricane-protection permits, and the association’s insurance declarations to your inspector and your insurance agent. On the four south-row Napoli Lane buildings, ask your lender for the flood determination in the first days.
Pay the $7,500 master capital contribution, the $7,500 golf capital contribution on a Coach Homes I home, the $250 Rookery Bay fee and the $200 set-up fee, then register your vehicle and guests with the gate and collect your member cards for the clubhouse and Club Rilassare.
Golf at Di Napoli splits on the condominium line: every Coach Homes I home is golf-bundled because the condominium is named in Exhibit A of the recorded Golf Club Declaration, OR 4774 PG 2841, where membership is mandatory for homes so submitted, and every Prima Way home is non-golf under section 10.6 of its 2008 declaration. A Coach Homes I buyer pays a $7,500 capital contribution and $5,350 a year.
Data updated: September 2026 (recorded Golf Club instruments, Collier County Clerk; Treviso Bay Master Association 2026 Annual Fee Sheet and 2025 FAQ)
The Golf Club Declaration, recorded March 15, 2012, carries a legal-description exhibit that names “Coach Homes I at Treviso Bay, a Phase condominium”, and the club’s 2018 certificate of amendment, OR 5582 PG 3518, re-attached the same exhibit. The Coach Homes I declaration subjects every owner to the Golf Club Declaration and, unlike the Casoria declaration, contains no “not appurtenant” clause.
Section 10.6 of the 2008 declaration reads: “Home Owners shall not have any privilege or right to use the Golf Club by virtue of their ownership of a Home.” No golf exhibit or supplement names the condominium, and the recent MLS records for those homes show no club fee. Prima Way owners hold every other Master Association privilege.
The Master Association’s 2025 FAQ states that 825 of Treviso Bay’s 1,431 properties are bundled with golf and that there are no additional golf memberships available. Golf travels with the home, so the only way to get it at Di Napoli is to buy in Coach Homes I. That is the recorded reason Coach Homes I resells well above the identical Casoria home.
The 2026 fee sheet sets the Golf Association assessment at $5,350 a year, $3,850 of dues, $1,400 of reserves and $100 of capital, plus a one-time $7,500 Golf Club capital contribution from the resale buyer. Those apply to Coach Homes I homes only.
A tenant who wants the amenities needs a social transfer from the owner, priced from $400 to $850 under the 2026 fee sheet, and a golf transfer is available on a Coach Homes I home for $250. While the transfer is active, the owner uses the facilities only as a guest.
Every Treviso Bay owner, golf-bundled or not, holds the Master Association privileges: the clubhouse and its dining rooms, Club Rilassare’s pools, spa, salon and fitness center, tennis, pickleball, bocce and the satellite pools, including the pool and spa at 9117 Prima Way, subject to the $750 food and beverage minimum.
TPC Treviso Bay was designed by Arthur Hills with Hal Sutton as player consultant and opened in 2008; Troon manages the club for its member board. The main clubhouse at 9800 Treviso Bay Boulevard sits about 1.2 to 1.4 miles from the Di Napoli buildings, a short drive south; no Di Napoli building adjoins the course.
A Di Napoli owner pays about $23,122 a year for a Coach Homes I home and about $23,212 for a Prima Way home in association, golf, dining and district charges before property tax and insurance. That is about $1,927 and $1,934 a month, and the MLS fee total understates both by the $2,602.32 CDD line.
Data updated: September 2026 (Treviso Bay Master Association 2026 Annual Fee Sheet, revised 11 May 2026; Wentworth Estates CDD FY2027 adopted budget, 14 May 2026; 2025 and 2026 Di Napoli MLS records for condominium dues)
Every Coach Homes I MLS record dated 2025 or 2026 with a quarterly figure shows $1,750, $7,000 a year. The most recent Prima Way record shows $3,110 a quarter in June 2026, $12,440 a year, up from $2,695 in October 2025. Neither association publishes its budget; the condominium estoppel is the binding figure for a specific home.
$7,420 a year under the 2026 fee sheet: maintenance $5,523, bulk cable and internet $885, reserves $812 and a capital reserve of $200. The master line also carries the cable and internet contract, $885 for both or $362 for internet only.
$5,350 a year on every Coach Homes I home, attached by the Golf Club Declaration’s Exhibit A. This is the line a Prima Way or Casoria owner does not pay.
The Wentworth Estates Community Development District assesses $1,499.21 for operations and $1,103.11 of coach-home debt service on each Di Napoli home for fiscal 2027, $2,602.32 in all, collected on the county tax bill. The bonds retire in fiscal year 2037, per the district’s audited statements.
Annual line | Coach Homes I | Di Napoli, a Condominium |
|---|---|---|
Condominium dues, per MLS records | $7,000 | $12,440 |
Master Association | $7,420 | $7,420 |
Golf Association | $5,350 | None |
CDD operations and coach-home debt service | $2,602.32 | $2,602.32 |
Food and beverage minimum | $750 | $750 |
Total | $23,122.32 | $23,212.32 |
The table excludes ad valorem property tax, your HO-6 policy and any voluntary flood policy. The Prima Way CDD line assumes the coach-home debt class; confirm it on the seller’s tax bill.
The 2026 Coach Homes I MLS “total recurring fees” entry of $20,520, and the Prima Way entry of $20,610, each equal the condominium dues plus the master, golf and dining lines to the dollar. Neither includes the CDD line, so a buyer who budgets from the MLS is short by exactly $2,602.32 a year.
The 2024 Coach Homes I restatement makes the association responsible for all exterior building walls, gutters and roofs, the driveway and walkway pavement, and the structural parts of the exterior stairs, lanais and garages, and it makes water and sewer service a common expense. The Master Association, not the condominium, maintains the roads and holds the bulk cable contract.
Read the declaration that governs your home first, then the budget and reserve schedule, then the roof and insurance records for your building. Florida Statutes 718.503 entitles a resale buyer to the condominium package, and neither Di Napoli association publishes its budget, so the package is the only place to see the finances.
For Coach Homes I, the 2024 amended and restated declaration, OR 6341 PG 1535, is the current rulebook: garages, lanais, hurricane protection, pets, grills and estoppel timing. For Prima Way, the 2008 declaration, OR 4334 PG 2484, still governs, as amended in 2008, 2009 and 2012, with its sale and lease approvals and its pet permission rule.
Two stories means no structural integrity reserve study is required, but Chapter 718’s general budget and reserve rules still apply. Read the reserve schedule for the roof and painting, compare the budget with the quarterly figure you were quoted, and on Prima Way ask what drove the rise from $2,695 to $3,110 a quarter.
Prima Way’s roofs were replaced in 2018 under a recorded notice of commencement. Coach Homes I shows no association-level roof, paint or structural notice from 2012 to 2026, with roofs now about 11 to 14 years old. Ask for the roof inspection history, the master policy’s declarations page and its wind deductible.
Section 720.401 of the Florida Statutes does not apply to associations regulated under Chapter 718, which both Di Napoli associations are, while the Treviso Bay Master Association is a Chapter 720 homeowners association. Your closing agent or attorney confirms which disclosures apply to your contract. This is information, not legal advice.
The statutory review period excludes weekends and legal holidays and runs from when you have both signed and received the documents. We read them with you inside that window, not after it.
Collier County’s records show no Di Napoli building on the milestone registry, because every one is two stories and Florida’s milestone and reserve-study laws start at three habitable stories. The Clerk’s records show a 2018 roof replacement on Prima Way and no association roof notice for Coach Homes I, and the county’s permit files show owners replacing air conditioners year after year.
Data updated: September 2026 (Florida Statutes 553.899 and 718.112; Collier County milestone map layer; Collier County Clerk notices of commencement; Collier County monthly building permit reports, January 2020 to August 2026)
Section 553.899 requires milestone inspections of condominium buildings three habitable stories or more in height, and Section 718.112(2)(g) says the reserve study requirement does not apply to buildings less than three stories. Every Di Napoli elevation certificate records a first floor and one higher floor, and the unit numbers run only to the second floor.
Di Napoli, a Condominium recorded exterior painting in 2016, screen-wall replacement in 2017 and a complete roof replacement by Trinicon LLC in 2018, each by notice of commencement. A 2017 contractor lien in that chain was released within weeks; a title search will show it as history, not an open item.
A search of the 609 instruments indexed to the Coach Homes I legal description and the 54 filed under the association’s name found no notice of commencement for roof, paint or structural work from 2012 to 2026, and county permits since 2020 show no roof work. That is not a defect; it is the first question to ask the board.
Year | Mechanical, mostly A/C change-outs | Shutters, doors and windows | Unit remodels | Roof | Structural or storm repair |
|---|---|---|---|---|---|
2020 | 13 | 4 | 2 | 0 | 0 |
2021 | 10 | 5 | 1 | 0 | 0 |
2022 | 14 | 7 | 0 | 0 | 0 |
2023 | 16 | 5 | 1 | 0 | 0 |
2024 | 11 | 3 | 3 | 0 | 0 |

2026, to August | 5 | 1 | 0 | 0 | 0 |
Two monthly files are missing from the county’s own set, and unpermitted work never appears. There was no spike after Hurricane Ian.
Collier County’s milestone map layer and program page, its monthly permit reports and its elevation certificate index are public, and the recorded notices of commencement are on the Collier Clerk’s official records site. We pull the building’s files for every home you consider.
You check flood zone and insurance for a Di Napoli coach home against FEMA panel 12021C0603J, effective February 8, 2024, where every building point sits in Zone X (shaded), then check whether the building’s footprint touches the AE-7 lake edge, read the building’s elevation certificate, and price the association’s master policy and your own HO-6 before you go firm.
Data updated: September 2026 (FEMA National Flood Hazard Layer, panel 12021C0603J; FEMA preliminary panel 12021C0603K; Collier County 2024 flood-zone and 2025 building-footprint layers; county-filed elevation certificates)
FEMA’s layer and Collier County’s own 2024 flood layer agree: all 32 building points are in Zone X, the 0.2 percent annual chance area. Under the maps in force when they were built, the same buildings sat in Zone AE. No letter of map change on file covers a Di Napoli building.
Measure, feet NAVD88 | Coach Homes I, 27 certificates | Di Napoli, a Condominium, 3 certificates |
|---|---|---|
Top of first floor | 7.74 to 8.74 | about 8.8 to 8.9 |
Attached garage slab | 7.24 to 8.24 | about 8.3 |
Lowest machinery, A/C pads | 7.48 to 8.72 | about 8.2 to 8.3 |
Lowest adjacent grade | 6.5 to 8.0 | about 7.2 to 7.5 |
No certificate is indexed for 9112 or 9115 Napoli Court. The Taylor Morrison certificates were surveyed in the older NGVD29 datum and converted with the county certificates’ own note.
The county’s 2025 footprints of 9476, 9480, 9494 and 9498 Napoli Lane cross an AE-7 polygon at the lake edge while their address points stay in Zone X, and FEMA’s determination instructions say any portion of a building in a Special Flood Hazard Area triggers the requirement. Their surveyed lowest adjacent grades, 7.1 to 7.4 feet, support a Letter of Map Amendment removal, which FEMA reviews without a fee.
On FEMA’s preliminary panel 12021C0603K every building point stays in Zone X, but the AE-7 lines move to within 0.2 to 8.9 meters of Napoli Court and Prima Way footprints. Check the adoption status at closing on Collier County’s flood map page.
Section 718.111(11) makes the association insure the condominium property as originally installed, and section 15.1 of the Coach Homes I restatement makes you insure contents, coverings, cabinets, appliances, water heaters, fixtures and every improvement. Which carriers the associations use and their wind deductibles are not public; ask for the declarations pages.
Section 627.714 requires every HO-6 policy to carry at least $2,000 of loss-assessment coverage; in a four-home building your share of an uninsured loss is a quarter of the bill, so price a higher limit. Citizens’ flood requirement expressly excludes condominium unit-owner policies. Voluntary flood cover in Collier County carries the Community Rating System Class 5 discount of 25 percent.
Every building is in hurricane Evacuation Zone A, because evacuation maps plan for surge. All 32 buildings have been through Irma, Ian, Idalia, Helene and Milton; the nearest surveyed Ian marks, 6.38 to 6.39 feet at Henderson Creek, sit below every Di Napoli first floor, but no mark was surveyed on the neighborhood’s own streets. The county’s wind maps give 166 mph for a risk category II building.
Property taxes after you buy at Di Napoli start from Collier County’s assessed value, not the seller’s bill. The 2026 preliminary roll puts the median Coach Homes I tax figure at $7,000.14 and the Prima Way median at $7,413.45, and the $2,602.32 Wentworth Estates CDD line rides on the same bill.
Data updated: September 2026 (Collier County Property Appraiser 2026 preliminary roll; Wentworth Estates CDD FY2027 adopted budget)
Florida’s Save Our Homes cap holds down the taxable value of a long-held homestead. When you buy, the assessment resets toward full value in the following year, so budget from your purchase price, not from the seller’s bill.
Condominium and floor | County size | 2026 preliminary just value |
|---|---|---|
Coach Homes I, ground floor | 1,883 sq ft | $751,975 |
Coach Homes I, upper floor | 2,099 sq ft | $822,175 |
Di Napoli, a Condominium, ground floor | 2,463 sq ft | $712,695 |
Di Napoli, a Condominium, upper floor | 3,025 sq ft | $786,000 |
The median Coach Homes I just value fell from $836,850 in 2025 to $787,075 on the 2026 preliminary roll. Preliminary figures change when the roll is certified.
If Di Napoli becomes your permanent Florida residence, apply for the homestead exemption with the Collier County Property Appraiser by the statutory deadline. Today 39 of the 116 Coach Homes I homes and 5 of the 12 Prima Way homes carry one.
The CDD’s $1,499.21 operations and $1,103.11 debt service assessments are collected on the tax bill, which is why the MLS fee total leaves them out. Compare total bills, not millage, when you weigh Di Napoli against a community without a district.
The Di Napoli rules that decide fit come from the two recorded declarations and the 2021 restated Master Declaration: very different pet rules in each condominium, 30-day minimum leases with a four-lease cap, Board approval for Prima Way sales and leases, hurricane protection inside the lanai tie beam, and limits on grills and vehicles.
The Master Declaration, Section 5.14, OR 5934 PG 2757 to 2758, allows up to three cats or dogs with no weight limit, but the stricter condominium rule governs. Coach Homes I allows two dogs or two cats of no more than 25 pounds each at adult weight under section 12.3 of the 2024 restatement. Prima Way requires the Board’s prior written permission for any pet and bans pit bulls, Mastiffs, Rottweilers and Presa Canarios.
Every lease must run at least 30 days, and the Master Declaration allows no more than four leases in any 12-month period, with a $100 application fee per adult and the lease delivered 15 days before it starts. Coach Homes I adds no condominium approval. Prima Way approves every lease, caps it at four a year and holds a damage deposit of one month’s rent.
Every home has an enclosed two-car garage and its driveway as a limited common element that cannot be sold separately. The Coach Homes I restatement bars trailers, motorcycles, recreational vehicles and commercial vehicles on condominium property, and the Master Declaration bars boats, trailers, RVs and commercial vehicles from sitting outside.
Coach Homes I allows grills only on the garage apron or driveway, at least 10 feet from the building, with no more than two one-pound propane cylinders, under section 12.10. Smoking is banned in the common elements but not on lanais.
Hurricane protection may not be permanently affixed to the exterior of a Coach Homes I building and goes inside the lanai tie beam under section 11.14. Lanais may not be tiled, covered or enclosed without prior written Board approval under section 8.1. The Board may designate high-risk components, such as water heaters and air conditioners, for scheduled inspection or replacement.
Di Napoli is all ages: neither declaration contains 55-plus language, and the 2024 restatement regulates the supervision of children. Both declarations limit use to residential occupancy, and the Coach Homes I restatement bars public lodging, fractional ownership and vacation-club use.
Di Napoli and Casoria are Treviso Bay’s only coach-home neighborhoods, built from the same Lennar plans. Buy in Coach Homes I at Di Napoli for the golf membership that cannot be bought separately, Zone X at every building point and the spot nearest the gate; buy in Casoria for the same home, gate and clubhouse at roughly $250,000 to $320,000 less and no golf dues.

Choose Coach Homes I at Di Napoli if you will play, because the membership cannot be bought any other way, and if you value Zone X at the building point and a walk to the Prima Way pool. Choose Casoria at Treviso Bay if you want the same Lennar coach home, the same gate and the same clubhouse and spa without golf dues, at roughly $300,000 less. Choose the Prima Way homes if you want the most space and no golf.
A Coach Homes I owner carries the $5,350 golf line and a $7,500 golf capital contribution at purchase; a Casoria owner carries neither but, in Zone AE, may carry flood cover a lender requires. Compare the full stack, not the price alone.
If you will not play, Casoria costs less to buy and to own, and the 12 Prima Way homes offer more space than either with no golf line. Our Venezia at Treviso Bay guide covers the community’s Veranda condominiums, another step in the price range.
We find you the right Di Napoli coach home by matching your budget and golf decision to a condominium, a floor and a position on the lakes, watching a neighborhood of about seven MLS sales a year so you hear about a listing the day it appears, touring through the gate with the building’s flood and permit record in hand, and having the fee stack and documents ready before you write.
Your budget and your golf decision choose the condominium; your knees and your need for space choose the floor. We show you what each has actually sold for, so you know whether your number buys a ground-floor Florence, an upper-floor Verona or one of the rare Prima Way homes.
The right home may list once a season. We keep your criteria on file and alert you when a Di Napoli home comes to market, and when a Casoria home does, because most coach-home buyers weigh both.
Two Prima Way homes changed hands in the last year without an MLS listing. We work the Naples golf-community market every week and hear about homes before they reach the MLS, and we will tell you when one fits.
Every showing is authorized at the Treviso Bay gatehouse, about 90 meters from the nearest Napoli Court building. On tour, walk the stair if it is an upper home, check the garage, look at the lanai outlook at the time of day you will use it, note the air conditioner’s age and the openings’ protection, and walk to the Prima Way pool.
Ask Marc at (239) 287-5873 to set up a saved search for Di Napoli and Casoria, or read how we represent buyers in Southwest Florida and use the buyer form on this page. Alerts route to us directly, so a new listing reaches both you and us the same day.
We negotiate for you at Di Napoli at partner level, with the same-condominium, same-floor sales in hand, the home’s air conditioning and finishes priced from the inspection, the building’s flood footprint used to set your insurance and loan terms before you go firm, and the document review used to confirm the association’s finances before your deposit is at risk.
A list price above the condominium’s recent same-floor sales has to show why, with a remodel, a view or a new system. If it cannot, we write to the sales. The 227-day and 128-day sales in the 24-month record show how the market treats a price above its comparables.
The air conditioning, water heater, appliances and interior finishes are the owner’s to insure and maintain. An original 2012 to 2015 condenser near the end of its life is a fair credit, and so is missing opening protection your insurer will price.
On a Coach Homes I home we confirm the Golf Club charges on the estoppel before you go firm, because you are paying a golf premium. On a south-row Napoli Lane home we ask for the flood determination early and keep the Letter of Map Amendment route in view.
The condominium review period, the inspection period, the financing terms and, on Prima Way, the association’s approval window give you defined exits. We sequence them so your deposit is not at risk before you have read the budget, the reserve schedule and both estoppels.
Closing costs when you buy at Di Napoli include, under the 2026 fee sheet, the $7,500 Master Association capital contribution, the $7,500 Golf Club capital contribution on a Coach Homes I home, the $50 resale application, the $250 Rookery Bay fee and the $200 set-up fee, plus, by Collier County custom, the owner’s title policy and settlement fee, your lender’s charges, prepaid insurance and prorations.
Data updated: September 2026 (Treviso Bay Master Association 2026 Annual Fee Sheet, revised 11 May 2026)
One-time charge | Coach Homes I | Di Napoli, a Condominium |
|---|---|---|
Master Association capital contribution | $7,500 | $7,500 |
Golf Club capital contribution | $7,500 | None |
Master resale application | $50 | $50 |
Rookery Bay Environmental Grant fee | $250 | $250 |
Post-closing set-up fee | $200 | $200 |
Subtotal | $15,500 | $8,000 |
Master estoppel, where the contract assigns it to you | $299, or $418 rushed | $299, or $418 rushed |
Condominium-level application and transfer fees are set by each manager and not published. The Master Declaration exempts some transfers from the capital contribution, including to a spouse or children, a wholly owned trust or entity, between co-owners and to an institutional lender.
Some summaries list a “$3,750 transfer fee” for Di Napoli. No Di Napoli record carries it; it is the median of eight agent-entered MLS values, four entered as $0 and four as $7,500. The real charges are the ones in the table above.
In Collier County the buyer customarily chooses the closing agent and pays the owner’s title policy, the reverse of the Lee County custom. Florida sets the title premium by rule, so the rate is the same whichever title company is used. The contract controls the allocation.
A lender will send the association a condominium project questionnaire, such as Fannie Mae’s Form 1076. The Prima Way declaration was amended in 2008 specifically to satisfy Fannie Mae and the FHA; whether either project carries a current federal approval is something to check on HUD’s condominium lookup rather than assume.
Budget for your first year of HO-6 and any voluntary flood premium at closing, and for prorated condominium, master and golf assessments from the closing date. By custom the seller pays the documentary stamp tax on the deed at $0.70 per $100, $6,993 at the Coach Homes I 24-month median of $999,000, and any unpaid assessments on the estoppels.
Buyer’s agent compensation at Di Napoli at Treviso Bay in 2026 follows the NAR settlement rules in force since August 17, 2024: you sign a written agreement with your agent before touring, offers of compensation cannot be advertised in the MLS, and every commission is negotiable and not set by law.
Before we tour a Di Napoli home with you, we sign a written buyer agreement that states what we will do and how we are paid. It is short, and we walk through it line by line.
A seller may offer to contribute toward your agent’s compensation, you may ask for it in your offer, or you may pay it yourself. We tell you plainly which approach fits the home and the seller before you write.
The same-condominium sales, the full fee stack with the CDD line, the golf proof or its absence, the document review inside the statutory period, both estoppels read, the flood determination prepared, the inspection priced against the declaration, and a closing that lands on time.
Life around Di Napoli at Treviso Bay runs through the front of the community: the gatehouse is 90 meters from the nearest building, the pool and spa at 9117 Prima Way are a short walk from every home, Club Rilassare is a quarter mile away, and US 41 East is under a minute out the gate. The zoned public schools are Manatee Elementary and Manatee Middle, both graded A, and Lely High, graded B.
Data updated: September 2026 (Collier County Site Address Points; Collier County Public Schools 2025-26 and 2026-27 attendance zone files and 2025-2026 School and District Grades)
The Master Association’s pool and spa at 9117 Prima Way sit 67 to 335 meters from the Di Napoli buildings, the only satellite pool in Treviso Bay with a spa on the county roll. Club Rilassare’s spa, fitness and resort-pool campus is 346 to 692 meters away, and the main clubhouse, its dining rooms and the course are about 1.2 to 1.4 miles south.
Level | School | 2026 grade |
|---|---|---|
Elementary | Manatee Elementary School | A |
Middle | Manatee Middle School | A |
High | Lely High School | B |
All 32 building points return the same three schools in the district’s zone files for 2025-26 and 2026-27. Lely High is about 2.2 to 2.5 road miles away. Confirm any specific address with Collier County Public Schools; the district does not guarantee placement.
Di Napoli is the corner of Treviso Bay that touches the outside world. The east-end buildings sit about 46 meters from vacant C-4 commercial parcels on US 41 and from a residential planned development the county rezoned on December 9, 2025 by Ordinance 2025-066, and two car-condominium site plans sit about 150 meters to the north.
Water and sewer come from Collier County and are a common expense of the Coach Homes I association; electricity is Florida Power and Light on individual meters; cable and internet come through the Master Association’s bulk contract. Garbage is collected Monday and Thursday and recycling Monday. The ZIP code is 34113, and every visitor is authorized at the gatehouse.

A Di Napoli specialist matters when you buy because the price turns on which of two condominiums you are buying, the golf membership lives in a recorded exhibit rather than a listing remark, the true carrying cost includes a CDD line the MLS omits, and each building’s flood footprint sits in county files a general agent rarely opens.

A general agent may price a Coach Homes I home off a Taylor Morrison sale, budget from the MLS fee total without the CDD line, assume a Prima Way home carries golf, cite a Vercelli house on Napoli Lane as a comparable, miss the Prima Way approval window, or let the AE-7 footprint surface in underwriting. Each one costs a buyer money or a closing date.
For the rest of the community, our Treviso Bay guide covers every neighborhood and our Naples guide covers the city around it. Di Napoli is Treviso Bay’s golf-bundled coach-home product, with Casoria as its non-golf twin.
These are the questions buyers ask most about Di Napoli at Treviso Bay, answered from the two recorded condominium declarations, the Golf Club Declaration, the Master Association’s fee sheet, the Wentworth Estates CDD budget, Collier County’s records, FEMA’s map and the Southwest Florida MLS, each with its window and source.
The MLS and marketing name for two condominiums of two-story coach homes on Napoli Court, Napoli Lane and Prima Way, Naples FL 34113: Coach Homes I at Treviso Bay (116 Lennar homes, 2012 to 2015) and Di Napoli, a Condominium (12 Taylor Morrison homes, 2008).
The last 24 months of MLS sales ran $825,000 to $1,225,000 at a $1,065,000 median; Coach Homes I alone closed at a $999,000 median on eleven sales. The county recorded one off-market Prima Way sale at $1,485,000.
One was listed on September 23, 2026, an upper-floor Coach Homes I home asking $980,111, with one more pending at $975,000. Ask Marc at (239) 287-5873 for the current list and alerts.
Coach Homes I if you want golf, since the membership cannot be bought separately; Prima Way if you want the most space and no golf. Both sit in Zone X at the building point and share the gate, pool and amenities.
The ground-floor Florence is single-level living at 1,883 square feet; the upper-floor Verona adds 216 square feet and a private stair. Over five years the upper floor sold at a slightly higher median price but less per square foot.
The county measures every Florence at 1,883 square feet and every Verona at 2,099. The Prima Way Lucia is 2,463 square feet and the Francesca 3,025. Listings quote other figures because Lennar’s marketing sizes changed over the years.
Every home has an enclosed two-car garage and its driveway as a limited common element. There are no elevators; upper-floor homes are reached by a private interior stair.
With a Coach Homes I home, yes: the condominium is named in Exhibit A of the Golf Club Declaration, OR 4774 PG 2841. With a Prima Way home, no: section 10.6 of its declaration bars golf by virtue of ownership.
No. The Master Association’s 2025 FAQ says there are no additional golf memberships available and membership is exclusive to the properties the developer selected. Golf travels with the home.
Coach Homes I dues are $1,750 a quarter and Prima Way dues $3,110 a quarter on recent MLS records. Add $7,420 master, $5,350 golf on Coach Homes I, the $750 dining minimum and the $2,602.32 CDD line.
About $23,122 for Coach Homes I and $23,212 for Prima Way before tax and insurance, about $1,927 and $1,934 a month.
Because the MLS total adds the condominium, master, golf and dining lines and stops. The $2,602.32 Wentworth Estates CDD line is collected on the tax bill and left out.
Under the 2026 fee sheet, $7,500 to the Master Association, $7,500 to the Golf Club on a Coach Homes I home, the $50 application, the $250 Rookery Bay fee and the $200 set-up fee, plus title, lender and insurance costs.
No. That figure is a median of $0 and $7,500 entries in the MLS. The fee sheet contains no $3,750 line.
In Coach Homes I, no. In Di Napoli, a Condominium, yes: the association has 20 days after it receives the contract to decide under section 17.2.1. The Master Association’s resale application applies to both.
Florida Statutes 718.503 gives a resale buyer a cancellation right for a set period after signing and receiving the documents, excluding weekends and legal holidays. Your closing agent confirms the period on your contract form.
No. Both laws start at three habitable stories, and every Di Napoli building is two stories. Chapter 718’s general reserve rules still apply, so read the reserve schedule.
The three Prima Way roofs were replaced in 2018 under a recorded notice of commencement. No association-level roof notice is recorded for Coach Homes I from 2012 to 2026; ask the board for its inspection history.
Every building point is in FEMA Zone X (shaded) on the map effective February 8, 2024. Four south-row Napoli Lane footprints touch an AE-7 lake edge that a lender’s determination could flag.
A federally backed mortgage does not require it at a Zone X building point unless a determination catches one of the four south-row footprints. Voluntary cover carries the county’s 25 percent Community Rating System discount.
An HO-6 policy on contents, coverings, cabinets, appliances, water heaters, fixtures and improvements, with at least $2,000 of loss-assessment coverage under Florida law. The association insures the building.
We found no public record of storm damage specific to Di Napoli in county permits from 2020 to 2026. The nearest surveyed Ian marks were below every Di Napoli first floor, but none was surveyed on the neighborhood’s streets.
Yes, for at least 30 days at a time and no more than four leases in any 12 months under the Master Declaration. Prima Way also requires association approval of each lease and a one-month damage deposit.
In Coach Homes I, two dogs or two cats of up to 25 pounds each. On Prima Way, only with the Board’s prior written permission, with several breeds banned. The master allows up to three with no weight limit, and the stricter rule governs.
No. Treviso Bay is all ages, and neither Di Napoli declaration contains age-restriction language.
Only with prior written Board approval for a lanai enclosure, and in Coach Homes I any hurricane protection must sit inside the lanai tie beam, not on the building’s exterior.
In Coach Homes I, on the garage apron or driveway only, at least 10 feet from the building, with no more than two one-pound propane cylinders.
The 2026 preliminary median is $7,000.14 for Coach Homes I and $7,413.45 on Prima Way, before the CDD line, and your assessment resets after purchase.
Manatee Elementary and Manatee Middle, both graded A for 2026, and Lely High, graded B, about 2.2 to 2.5 road miles away, for every building in the district’s zone files.
By Collier County custom the buyer usually chooses the closing agent and pays the owner’s title policy, the reverse of the Lee County custom. The contract controls.
Yes. Since August 17, 2024, a written agreement with your agent is required before touring, and every commission is negotiable.
Both are Lennar coach homes of the same sizes. Coach Homes I is golf-bundled and closed at a $993,000 five-year median against Casoria’s $750,000; Casoria is non-golf and in Zone AE.
No. Those are Vercelli single-family homes. Coach Homes I on Napoli Lane runs from 9476 to 9512.
Decide your golf question and your floor, price the full fee stack with the CDD line, and call Marc Comisar at (239) 287-5873 for the current listings, the same-condominium sales and alerts for Di Napoli and Casoria.

McGreevy and Comisar represent buyers across Southwest Florida from an office in Bonita Springs, and Di Napoli at Treviso Bay sits inside the Naples golf-community market they work every week. The first conversation costs nothing, and with two condominiums, a golf line that splits them and a fee stack this specific, it usually saves a buyer more than any negotiation later.
