A Di Napoli at Treviso Bay coach home has recently been worth between about $825,000 and $1,225,000 on the MLS, depending on which condominium, which floor, the view across the lake and condition. The Southwest Florida MLS counts 14 Di Napoli closings in the 24 months to September 23, 2026 at a $1,065,000 median, and 31 attached closings in five years at a $1,030,000 median.
Data updated: September 2026 (Southwest Florida MLS Matrix, Treviso Bay development, sub-condominium DI NAPOLI, closed 23 Sep 2024 to 23 Sep 2026 and 23 Sep 2021 to 23 Sep 2026, pulled 23 Sep 2026, attached homes only; Collier County Property Appraiser 2026 preliminary roll and recorded sales)
One MLS label covers two recorded condominiums, so what your home is worth starts with which one you own: Coach Homes I, 116 golf-bundled Lennar homes, or Di Napoli, a Condominium, 12 larger non-golf Taylor Morrison homes on Prima Way. Both declarations, the golf exhibit, the building table and the 32 elevation certificates are on our Di Napoli at Treviso Bay guide, and the wider community is on our Treviso Bay community guide. This page is about the number. If you are ready to sell, read how we sell Di Napoli at Treviso Bay homes; if you are buying, read our Di Napoli at Treviso Bay buyer guide.
Over five years, Coach Homes I ground-floor Florence homes closed at a $983,500 MLS median on 16 sales and upper-floor Verona homes at $1,019,500 on 12. In the 24-month window Coach Homes I closed from $825,000 to $1,165,000 at a $999,000 median on 11 sales. The three MLS sales of Taylor Morrison homes in that window closed at $1,075,000, $1,200,000 and $1,225,000, and the county recorded one more at $1,485,000.
A median of $1,065,000 describes the label, not your home. It blends 1,883 and 2,099 square foot Lennar homes that carry a golf membership with 2,463 and 3,025 square foot Taylor Morrison homes that carry none. The same Verona plan closed at $925,000 and at $1,165,000 within eight months; lake view, condition and pricing separate them.
We use the recorded sales in your condominium on your floor, the one live listing and the one pending, the county’s 2026 roll, your building’s elevation certificate and flood footprint, your condominium’s dues, the Casoria sales a buyer will compare, and the fee stack your buyer will underwrite. McGreevy and Comisar are Top 1% Real Estate Agents Nationally Since 2008, and every figure in your valuation carries its source and date.

McGreevy and Comisar should value your Di Napoli coach home because the valuation is built from Di Napoli’s own sales back to the builders’ first closings, the building’s flood and permit record, and the recorded condominium and golf documents, by two partners who are Top 1% Real Estate Agents Nationally Since 2008 and the #1 Team in Southwest Florida since 2012.
Those are career figures across Lee and Collier County. Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings. We publish the neighborhood’s whole record. If you are comparing teams before you choose, our guide to the best real estate agents in Naples sets them side by side on the public record.
Jesse McGreevy writes it, from the MLS, the county record and your home’s own documents, and Marc Comisar walks the home when an in-person look will change the number, which at Di Napoli usually means the lanai view and the condition of the stair and garage. Nobody hands your valuation to an assistant or a software template. Reach Jesse at (239) 898-6072.
On September 23, 2026 only one Di Napoli home was listed and one was pending. With so few homes for sale, there is no crowd of listings to tell you where the ceiling is, and the last few sales carry all the weight. A valuation that reads those sales correctly, split by condominium and floor, is the only benchmark you have.
This valuation page gives you the number. Our seller page, how we sell Di Napoli at Treviso Bay homes, covers marketing, negotiation, costs and disclosure. Owners elsewhere in the community should start with the Treviso Bay home valuation page, because estate homes, condominiums and coach homes price very differently.
A Di Napoli coach home is valued by first fixing which condominium and golf status it carries, then starting from the recorded sales in that condominium on the same floor, adjusting for lake exposure, condition, systems, the fee stack and time, and finally testing the number against the live listing and the Casoria sales a buyer will tour on the same afternoon.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled 23 Sep 2026; Collier County Property Appraiser 2026 preliminary roll and qualified resales)
The county legal description says whether the home is in Coach Homes I at Treviso Bay or Di Napoli, a Condominium. The address usually tells you too: 9105, 9109 and 9113 Prima Way are the Taylor Morrison buildings, and everything else, including 9114 and 9118 Prima Way, is Coach Homes I. Nothing else in the valuation makes sense until this is settled.
Coach Homes I is named in Exhibit A of the Golf Club Declaration, OR 4774 PG 2841, so every Coach Homes I home carries the membership; the Prima Way declaration’s section 10.6 bars golf by virtue of ownership. The Master Association estoppel confirms it for a specific home. Golf status is worth more at Di Napoli than any other single adjustment.
A Coach Homes I ground-floor home starts from the five-year $983,500 median of 16 MLS sales and the 2026 ground-floor closings at $980,000 and $1,129,000. An upper-floor home starts from $1,019,500 on 12 sales and the 2025 and 2026 Verona closings from $925,000 to $1,130,000. A Prima Way home starts from its own handful of sales.
Upper-floor Verona homes carry 216 more county square feet and a private stair; ground-floor Florence homes carry single-level living. On the five-year MLS record the ground floor ran $522.30 per county square foot and the upper floor $485.70, so buyers pay about 7 percent less per square foot upstairs. The county’s grid charges $70,200 more for the upper home.
Every building sits within 15 to 26 meters of a district lake, and the rows alternate building and lake. A home looking across open water is a different home from one looking at the next row across a narrow lake, and no public record grades it. We walk the lanai before we put a number on it.
Kitchens, baths, flooring and the age of the air conditioner separate an $825,000 ground-floor sale from a $1,129,000 one. The permit record shows the original 2012 to 2015 systems being replaced every year since 2020, and 27 permits for shutters, impact doors and windows. A permitted new condenser and documented opening protection both count.
A Coach Homes I buyer carries $7,000 in condominium dues and the $5,350 golf line; a Prima Way buyer carries $12,440 in dues and no golf. Both carry the $7,420 master line, the $750 dining minimum and the $2,602.32 CDD line the MLS total omits. A buyer who sees the full stack early discounts less for surprise.
Every Di Napoli closing in 2024 cleared $987,000, while 2025 sales began at $825,000 and 2026 sales at $950,000. A 2024 sale is not a 2026 comparable without a time adjustment, and a 2021 sale, when the range was $635,000 to $670,000, is not a comparable at all.
On September 23, 2026 the MLS showed one Di Napoli listing, an upper-floor Coach Homes I home asking $980,111 after 19 days, and one pending upper-floor home listed at $975,000. A buyer who balks will tour Casoria, where the same Lennar plans closed at a $750,000 five-year median. Your number has to make sense against both.
Di Napoli homes sold fourteen times on the MLS in the 24 months to September 23, 2026, at a median of $1,065,000, from $825,000 to $1,225,000, for $14,753,000 in total. Every one of the fourteen matches a recorded Collier County deed at the identical price within two weeks, which rules out the most common Naples MLS error.

Window: the 24 months to September 23, 2026. Price per square foot here is the sale price divided by the county’s plan size, 1,883, 2,099, 2,463 or 3,025 square feet, rounded to the dollar; the $486.60 median is the median of those per-sale ratios.
Di Napoli recorded seven MLS closings in the twelve months to September 23, 2026, fewer than the ten we require before we publish a median, so the window widens to 24 months, where fourteen sales sit. Seven of the fourteen fall in the most recent twelve months, from October 2025 onward, and you can read them straight off the table.
Two of the fourteen closed below $950,000, six between $950,000 and $1,099,999, and six at $1,100,000 or more. The Coach Homes I ground floor produced both the lowest sale, $825,000, and the highest price per square foot, $600, within eight months, which is what condition and pricing do on the same plan.
Coach Homes I recorded eleven of the fourteen, at a $999,000 median, $502.60 per county square foot and 97.5 percent of list. The three Prima Way MLS sales closed at $1,075,000, $1,200,000 and $1,225,000, at 91.5, 78.4 and 96.1 percent of list; three sales are too few for a median, so we list them.
Collier County recorded two Prima Way transfers in the last year without an MLS listing: $1,485,000 at 9105 Prima Way on June 24, 2026, flagged qualified, and $1,100,000 at 9113 Prima Way on May 28, 2026, flagged not qualified. The $1,485,000 sale is the highest price ever recorded in either Di Napoli condominium, and a buyer’s appraiser can find it.
The Treviso Bay community recorded 82 closings in the twelve months to September 23, 2026 at a $570,000 median, with 28 listings active that day. That figure mixes estate homes, Terrace and Veranda condominiums and coach homes. The Di Napoli figures on this page are the ones that apply to your home, and each carries its window.
Di Napoli homes are worth most as well-kept homes in the right position on each floor, and the two condominiums price as different products. Over five years Coach Homes I ground-floor homes closed at a $983,500 MLS median and upper-floor homes at $1,019,500, while the rare Taylor Morrison homes on Prima Way have traded from $1,075,000 on the MLS to $1,485,000 on the county record.
Data updated: September 2026 (Southwest Florida MLS Matrix, five-year window to 23 Sep 2026; Collier County Property Appraiser qualified resales 2022 to 2026 and 2026 preliminary roll)
Condominium | Plan | Floor | County size | Layout | Homes |
|---|---|---|---|---|---|
Coach Homes I | Florence | Ground | 1,883 sq ft | Three bedrooms, two baths, attached two-car garage | 58 |
Coach Homes I | Verona | Upper | 2,099 sq ft | Three bedrooms, two baths, private stair, attached two-car garage | 58 |
Di Napoli, a Condominium | Lucia | Ground | 2,463 sq ft | Two bedrooms plus den on recent MLS records | 6 |
Di Napoli, a Condominium | Francesca | Upper | 3,025 sq ft | Three bedrooms plus den, two and a half baths on recent MLS records | 6 |
Every building holds two ground-floor and two upper-floor homes. The Lucia and Francesca sizes come from section 6.1.3 of the 2008 declaration and match the county roll.
Sixteen five-year MLS sales at a $983,500 median and $522.30 per county square foot. In the 24-month window ground-floor Florence homes closed at $825,000, $980,000, $1,120,000 and $1,129,000. Qualified county resales from 2022 to 2026 put the ground floor at a $987,500 median on 15 sales.
Twelve five-year MLS sales at a $1,019,500 median and $485.70 per county square foot. In the 24-month window upper-floor Verona homes closed from $925,000 to $1,165,000 on seven sales. Qualified county resales from 2022 to 2026 put the upper floor at a $999,000 median on 11 sales, nearly level with the ground floor.
The Taylor Morrison homes are 31 percent larger than a Florence on the ground floor and 44 percent larger than a Verona upstairs, with first floors about a foot higher than any Coach Homes I home and a 2018 roof. They carry no golf. There have been only five MLS or county-recorded priced sales of them since 2023, so each one is valued against the others and against larger coach homes elsewhere in Naples.
A ground-floor Napoli Court home closed at $825,000 in October 2025 at 84.7 percent of its final list price, the lowest sale of the window. An upper-floor Napoli Lane home closed at $925,000 in July 2025 at 82.2 percent. Both say more about how those homes were priced than about their plans, and neither should anchor a well-kept home’s value.
Price per square foot at Di Napoli is a golf, floor and condition index more than a size measure, because every Coach Homes I home measures one of two sizes. The 24-month MLS median was $486.60 per county square foot and the five-year median $495.50, and on a single plan it has run from $438 to $600 within a year.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled 23 Sep 2026; Collier County Property Appraiser 2026 preliminary roll)
The county measures every Florence at 1,883 square feet and every Verona at 2,099. The recorded Coach Homes I declaration gives an air-conditioned range of 1,869 to 2,193 for all units. Lennar’s own pages quoted 1,883 and 2,310 in 2012, 2,141 for the Verona in 2013, and 1,741 and 2,110 in late 2014, which are the Casoria sizes. MLS entries for the Prima Way homes have shown 2,436 and 3,337 square feet against the recorded 2,463 and 3,025. Use the county figure consistently.
Group | MLS sales | Median price | Median per county sq ft |
|---|---|---|---|
All attached Di Napoli | 31 | $1,030,000 | $495.50 |
Coach Homes I | 28 | $993,000 | $499.10 |
Coach Homes I, ground floor | 16 | $983,500 | $522.30 |
Coach Homes I, upper floor | 12 | $1,019,500 | $485.70 |
The Taylor Morrison homes recorded three MLS sales in five years, too few for a row of their own.
Place your home among the recent sales by condominium, floor and position on the lake, read off the price per square foot of its closest matches, and multiply by your plan’s county size. That is a starting estimate, not a valuation, and the steps above adjust it for what the sales cannot show.
The Prima Way sales have run $397 to $497 per county square foot on the MLS, below most Coach Homes I sales, even though the homes are larger. Size is part of it, since price per foot usually falls as a home grows, and golf is the likely rest, our reading rather than a measured split: the Lennar homes carry a membership that cannot be bought separately.
Di Napoli values roughly tripled from the builders’ prices, but only after 2021. Lennar closed all 116 Coach Homes I homes from 2012 to 2015 at a $351,800 median, resales traded in the $400,000s until 2021, and Coach Homes I homes that resold from 2023 onward closed a median 180.7 percent above their original price, a median gain of $669,600.
Data updated: September 2026 (Collier County Property Appraiser qualified sales, builder closings 2008 to 2015 and resales to 2026; Southwest Florida MLS Matrix five-year window)
Condominium and years | Original closings | Median original price | Range | Median per county sq ft |

Di Napoli, a Condominium, 2008 to 2013 | 12 | $524,700 | $329,900 to $733,100 | $191.50 |
Coach Homes I, 2012 to 2015 | 116 | $351,800 | $279,000 to $433,300 | $172.00 |
Lennar raised prices with every release: the median ground-floor closing rose from $296,500 in 2012 to $388,500 in 2015, and the upper floor from $323,200 to $422,500.
Taylor Morrison sold seven Prima Way homes in 2008 and 2009 at a $580,300 median, then sat on the last five through the downturn and closed them out from mid-2012 to February 2013 at a $352,500 median. One 2008 buyer’s home resold in 2013 for $335,000, 42 percent below its 2008 price. Today the county records the same homes above $1 million.
Qualified resales | Coach Homes I, ground and upper | Casoria, ground and upper | Coach Homes I premium |

2019 to 2020 | $429,500 and $488,500 | $399,000 and $440,000 | +$30,500 and +$48,500 |
2021 | $469,000 and $540,000 | $475,000 and $477,500 | about even and +$62,500 |
2023 to 2026 | $987,250 and $1,047,500 | $670,000 and $800,000 | +$317,250 and +$247,500 |
The same Lennar plans launched within 2.3 percent of each other, and the recorded difference between the two condominiums is golf.
An owner who bought from Lennar holds a large gain, and no qualified Coach Homes I resale on the county record has closed more than 2 percent below its original price. An owner who bought in 2023 or 2024 paid near today’s level. The series also warns against anchoring on 2024, the year every sale cleared $987,000.
Di Napoli homes took a median of 25 days on market and closed at a median 96.9 percent of the final list price in the 24 months to September 23, 2026, and Coach Homes I took 11 days at 97.5 percent. Over five years the attached median was 9 days and 98.0 percent, the fastest of Treviso Bay’s attached-home neighborhoods on the MLS.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled 23 Sep 2026)
A 96.9 percent median says Di Napoli buyers pay close to asking for a home priced to its comparables, and three of the fourteen sales closed at full price. The spread is the lesson: the lowest ratios, 78.4, 82.2 and 84.7 percent, all came on homes listed well above what the market paid.
Individual sales took from 0 to 227 days. Four went under contract within a week, and the 227-day sale closed at 100 percent of its final list price, so time on market, not the discount, was its cost. A Di Napoli listing’s leverage sits in its first two weeks.
One active listing against seven closings a year is under two months of supply, our arithmetic, with one more home pending. That is tight. It rewards a home priced to the last comparable with a fast contract, and it does not rescue a home priced to the top of 2024.
Price to the band your condominium, floor and view can honestly reach, present the home with its golf, flood and permit documents ready, and launch when the seasonal buyer is in Naples or when a buyer is known to be looking. In this market the right price at launch usually nets more than a high price followed by reductions.
A Di Napoli buyer almost always compares Casoria, Treviso Bay’s other coach-home neighborhood, built from the same Lennar plans and recorded as non-golf. Casoria’s five-year MLS median is $750,000 against $993,000 for Coach Homes I; Di Napoli answers with the golf membership, Zone X at every building point and the spot nearest the gate.

A buyer should choose Coach Homes I at Di Napoli for the golf membership, the Zone X map and the front-of-community location. A buyer should choose Casoria at Treviso Bay for the same Lennar home, gate and clubhouse at roughly $300,000 less and no golf dues. Your valuation has to sit where a Casoria shopper can see what the extra money buys.
The county’s just-value gap between a Coach Homes I home and a Casoria home of the same size was $30,000 in 2021 and $60,000 in 2024, then $183,565 on the ground floor and $195,445 upstairs in 2025. The assessor has caught up with the market, and a buyer’s appraiser reads the same history.
A Prima Way seller is not competing with Casoria. The Taylor Morrison homes are larger, older, non-golf and higher off the ground, and they trade with each other and with larger coach homes elsewhere in Naples. That is why their valuation leans on the county’s recorded sales, including the off-MLS $1,485,000 sale, as much as on the MLS.
Online estimates miss on Di Napoli homes because they see one MLS label for two condominiums, a county roll that values every Coach Homes I home identically and the larger Prima Way homes lower, and a Vercelli house filed under the same name, while the price turns on golf status, floor, view and condition that no automated model reads.
Data updated: September 2026 (Collier County Property Appraiser 2021 to 2026 values and 2026 preliminary roll; Southwest Florida MLS Matrix, pulled 23 Sep 2026)
The 2026 preliminary roll values every Coach Homes I ground-floor home at $751,975 and every upper-floor home at $822,175, in all 29 buildings. Estimates that lean on assessed values inherit that flatness, while the 24-month sales on the same ground-floor plan ran from $825,000 to $1,129,000.
In 2021 the county assessed the Prima Way homes $63,000 to $114,000 above a Coach Homes I home on the same floor. In 2025 Coach Homes I values jumped 18.3 percent while the Prima Way values stayed flat for a third year, and in 2026 a 2,463 square foot Lucia is assessed $39,280 below a 1,883 square foot Florence. The $1,200,000 and $1,485,000 Prima Way sales suggest the market disagrees.
An estimate that pools every sale filed under the Di Napoli label mixes the golf-bundled Lennar homes, the larger non-golf Taylor Morrison homes and, in October 2023, a 2,233 square foot Vercelli single-family house at 9402 Napoli Lane that sold for $1,315,000. None of those is your comparable except the first or the second, and never both.
A model cannot see open water from the lanai, a remodeled kitchen, impact glass, a new condenser, a lanai enclosure approved by the Board, or the Golf Club charges on the estoppel. At Di Napoli those are the price.
Treat it as the number a buyer may have seen, not as your value. If it is low, your valuation should show why, with same-floor sales and the golf document. If it is high, better to know before you list than after a season on the market.
A Di Napoli buyer prices in about $23,122 a year for a Coach Homes I home or $23,212 for a Prima Way home in association, golf, dining and district charges before tax and insurance, $15,500 or $8,000 in one-time community charges at closing, and a Collier County tax bill that resets after purchase. Each shapes what a buyer will offer.
Data updated: September 2026 (Treviso Bay Master Association 2026 Annual Fee Sheet, revised 11 May 2026; Wentworth Estates CDD FY2027 adopted budget; 2025 and 2026 Di Napoli MLS records for condominium dues; Collier County Property Appraiser 2026 preliminary roll)
Every Coach Homes I MLS record dated 2025 or 2026 with a quarterly figure shows $1,750, $7,000 a year. The two most recent Prima Way records show $2,695 a quarter in October 2025 and $3,110 in June 2026. Neither association publishes its budget; the condominium estoppel is the binding number for a specific home.
The 2026 fee sheet sets the master assessment at $7,420, the golf assessment at $5,350 for golf-bundled homes and a $750 food and beverage minimum. The 2026 Coach Homes I MLS total of $20,520 and the Prima Way total of $20,610 each equal the dues plus those lines to the dollar.
The Wentworth Estates CDD assesses $1,499.21 for operations and $1,103.11 of coach-home debt service for fiscal 2027, $2,602.32 in all, on the county tax bill. The MLS total leaves it out, so a buyer who budgets from the MLS is short by exactly that amount.
A Coach Homes I buyer pays a $7,500 Master Association capital contribution, a $7,500 Golf Club capital contribution, a $50 resale application, a $250 Rookery Bay fee and a $200 set-up fee under the 2026 fee sheet, $15,500 before the estoppel. A Prima Way buyer pays the same less the golf contribution, $8,000. They do not reduce your net, but a buyer counts them.
The 2026 preliminary roll puts the median Coach Homes I tax figure at $7,000.14 and the Prima Way median at $7,413.45, before the CDD. A buyer’s bill resets toward full assessed value after purchase, and a homesteaded seller’s bill says little about it.
Section 720.401 of the Florida Statutes does not apply to associations regulated under Chapter 718, which both Di Napoli associations are, while the Treviso Bay Master Association is a Chapter 720 homeowners association. Your closing agent or attorney confirms how both regimes apply to your contract. This is information, not legal advice, and it does not change your number.
The structural record supports a Di Napoli valuation: no building is subject to a milestone inspection or a structural integrity reserve study because every one is two stories, and Di Napoli, a Condominium recorded a complete roof replacement in 2018. Coach Homes I has no association-level roof notice on record from 2012 to 2026, which is the open question a buyer will price.
Data updated: September 2026 (Florida Statutes 553.899 and 718.112; Collier County milestone map layer; Collier County Clerk notices of commencement; Collier County monthly building permit reports, January 2020 to August 2026)
Section 553.899 reaches condominium buildings of three habitable stories or more, and Section 718.112(2)(g) says its structural integrity reserve study requirement does not apply to buildings under three stories. Every Di Napoli building is two stories, and the county’s milestone layer returns none of them. That removes a cost and a question that four-story Naples condominiums carry into every valuation.
Trinicon LLC replaced all three Prima Way roofs under a notice of commencement recorded June 29, 2018, Instrument 5579005. The association also recorded exterior painting in 2016 and screen-wall replacement in 2017. A documented eight-year-old roof supports a Prima Way value in front of a buyer’s insurer.
No roof, paint or structural notice of commencement is recorded for Coach Homes I between 2012 and 2026, and county permits since 2020 show no roof work on any Di Napoli building. The roofs are now about 11 to 14 years old. That is not a defect; it is a question, and the answer, the board’s inspection history and roof reserve, belongs in the file.
We found no special assessment recorded against either Di Napoli association in the Clerk’s index, on Sunbiz or in public news through September 2026. That is a finding of absence, not a guarantee; the estoppel states whether one is in force, and a board discussion of one should be disclosed and priced in before listing.
A home whose file holds the board’s roof answer, the reserve schedule, the budget and a clean estoppel is valued at its building’s level. Where an answer is missing, we tell you how buyers are likely to discount it and which document would remove the discount.
The flood zone helps a Di Napoli valuation: every building point sits in FEMA Zone X (shaded) on the map effective February 8, 2024, so no federally backed mortgage forces flood coverage at the building point, unlike Casoria and the Terrace condominiums in Zone AE. Four south-row Napoli Lane footprints touch an AE-7 edge, and those four homes carry a question the others do not.
Data updated: September 2026 (FEMA National Flood Hazard Layer, panel 12021C0603J effective 8 Feb 2024; FEMA preliminary panel 12021C0603K; Collier County 2025 building-footprint layer; county-filed elevation certificates)
All 32 building points return Zone X on both FEMA’s layer and Collier County’s own 2024 flood layer, and the buildings’ first floors run from 7.74 to 8.74 feet NAVD88 in Coach Homes I and about 8.8 to 8.9 feet on Prima Way. Under the maps in force when they were built, the same buildings sat in Zone AE.
The 2025 county footprints of 9476, 9480, 9494 and 9498 Napoli Lane cross an AE-7 polygon at the lake edge while their address points stay in Zone X. Their surveyed lowest adjacent grades, 7.1 to 7.4 feet, sit at or above the 7-foot base flood elevation, the condition for a Letter of Map Amendment removal. A home in one of those buildings is valued with that answer prepared.
On FEMA’s preliminary panel 12021C0603K every building point stays in Zone X, but the AE-7 lines move to within 0.2 to 8.9 meters of Napoli Court and Prima Way footprints. Lenders rate from the effective map; check adoption status at closing.
The association insures the building; the owner carries an HO-6 policy on interiors, fixtures, appliances and contents, with at least $2,000 of loss-assessment coverage under Section 627.714. Citizens’ flood requirement expressly excludes condominium unit-owner policies, and voluntary flood cover in Collier County carries the Community Rating System Class 5 discount of 25 percent.
Give buyers the building’s elevation certificate, a current wind mitigation report on the Florida uniform form, which is written for one-to-four-unit buildings like yours, and the permits for any impact glass or shutters. A buyer who can price wind and flood cover on day one discounts less for uncertainty.
The items that move a Di Napoli number before listing are the ones a buyer’s inspector, insurer and appraiser will price: the air conditioner’s age and permit, the openings’ hurricane protection, the Board approval for any lanai enclosure or shutters, the golf document on a Coach Homes I home, presentation that shows the lake, and a full fee disclosure.
The air-conditioning equipment is the owner’s to insure and replace, and the Di Napoli permit record shows 77 mechanical permits from 2020 to August 2026, mostly change-outs of the original 2012 to 2015 systems. An original condenser will be priced as a credit; a permitted replacement will not.
Owners have pulled 27 permits for shutters, impact doors and windows since 2020, at declared values of $7,345 to $15,625. Whether Lennar’s original coach-home openings were impact-rated is not in any feature sheet we could find, so documented protection on your home is a real difference a wind mitigation report will capture.
Section 11.14 of the 2024 Coach Homes I restatement requires hurricane protection inside the lanai tie beam, and section 8.1 bars tiling, covering or enclosing a lanai without prior written Board approval. If your home has either, find the approval letter; a missing letter becomes a negotiation point.
On a Coach Homes I home, attach the Golf Club Declaration’s Exhibit A and ask the Master Association estoppel to show the Golf Club charges. A buyer paying for a golf premium wants to see it proven, and a proven premium holds in negotiation.
The 24-month sales say floor, view and condition explain most of the spread from $825,000 to $1,165,000 on Coach Homes I. The two largest unit remodels in the permit record, $250,000 and $181,000 on upper-floor Napoli Lane homes in 2024, show owners investing at the top of the range. A refresh aimed at the band your home can reach usually pays; one aimed beyond it rarely does.

These are the questions Di Napoli at Treviso Bay owners ask about value, answered from the Southwest Florida MLS, Collier County’s recorded sales and 2026 preliminary roll, the Master Association’s fee sheet, the two recorded condominium declarations, the Golf Club Declaration and FEMA’s map, each with its window and source.
Recent Di Napoli MLS sales ran from $825,000 to $1,225,000, with a 24-month median of $1,065,000 and a Coach Homes I median of $999,000. Your condominium, floor, view and condition place you in that range; the valuation form on this page gets you a written number.
Fix your condominium and golf status first, start from the recorded sales in that condominium on your floor, then adjust for view, condition, systems and the fee stack. An automated estimate cannot do those adjustments, which is why a written, sourced valuation is worth asking for.
Because they pool two condominiums under one label, lean on a county grid that values every Coach Homes I home identically, and sometimes include a Vercelli single-family sale filed under the Di Napoli name.
No. The 2026 preliminary roll values a Coach Homes I ground-floor home at $751,975 and an upper-floor home at $822,175, while Coach Homes I sold at a $999,000 median over 24 months. An assessment is a tax figure, not a price.
Fourteen closed on the MLS from $825,000 to $1,225,000, median $1,065,000, total $14,753,000, in the 24 months to September 23, 2026. Seven of them closed in the most recent twelve months.
Because Di Napoli recorded seven MLS closings in twelve months, fewer than the ten we require before we publish a median. The 24-month window holds fourteen, and we list every sale so you can see the twelve-month ones directly.
The 24-month MLS median was $486.60 per county square foot and the five-year median $495.50. Coach Homes I ground-floor homes ran $522.30 over five years and upper-floor homes $485.70.
Sixteen five-year MLS sales carried a $983,500 median, and the 24-month ground-floor sales closed at $825,000, $980,000, $1,120,000 and $1,129,000.
Twelve five-year MLS sales carried a $1,019,500 median, and seven 24-month upper-floor sales ran $925,000 to $1,165,000.
The three MLS sales of the last 24 months closed at $1,075,000, $1,200,000 and $1,225,000, and the county recorded an off-market sale at $1,485,000 in June 2026. With so few sales, each valuation is built home by home.
Yes, in both directions. The upper floor carries 216 more square feet and a stair; over five years it sold at a slightly higher median price but about 7 percent less per square foot than the ground floor.
On a Coach Homes I home, yes. Since 2023 qualified resales ran $247,500 to $317,250 above the identical non-golf Casoria home, and the county’s value gap grew from $30,000 in 2021 to about $190,000 in 2025.
The floor fell and the top held. Every 2024 sale cleared $987,000; 2025 sales ran from $825,000 to $1,130,000 and 2026 sales from $950,000 to $1,200,000.
Lennar sold the 116 Coach Homes I homes at a $351,800 median from 2012 to 2015. Coach Homes I homes that resold from 2023 onward closed a median 180.7 percent above their original price.
One on September 23, 2026, an upper-floor Coach Homes I home asking $980,111 after 19 days, with one more pending at $975,000.
The 24-month median was 25 days on market and 11 days for Coach Homes I; individual sales ranged from 0 to 227 days. The five-year attached median was 9 days.
A median 96.9 percent over 24 months and 97.5 percent for Coach Homes I. Three of the fourteen closed at full price, and the lowest ratio was 78.4 percent.
For a home priced to its condominium’s same-floor sales and presented with its documents, yes: supply is one listing out of 128. For a home priced to the top of 2024, the slow sales of the last two years are the answer.
Less than it lowers most Treviso Bay values. Every building point is in Zone X; four south-row footprints touch an AE-7 edge, and their surveyed grades support a Letter of Map Amendment if a lender flags one.
It raises a question a buyer will price unless you answer it. Ask the board for its roof inspection history and roof reserve, and put the answer in the file.
It removes a question and helps with insurance. The recorded 2018 notice of commencement is the document to attach.
It shapes it. A Prima Way buyer carries $12,440 a year in dues against $7,000 in Coach Homes I, and a buyer comparing homes will weigh the difference against the golf line.
It affects what a buyer can afford. The $2,602.32 Wentworth Estates CDD line is on the tax bill, not in the MLS total, and a buyer who finds it late may reprice.
The buyer, under the 2026 fee sheet: $7,500 to the Master Association and, on a Coach Homes I home, $7,500 to the Golf Club, plus the $50 application, $250 Rookery Bay fee and $200 set-up fee.
The 2026 preliminary median is $7,000.14 for Coach Homes I and $7,413.45 on Prima Way, before the CDD. A buyer’s bill resets after purchase.
Casoria’s five-year MLS median is $750,000 on 14 sales against $993,000 on 28 for Coach Homes I, for the same Lennar plans. The recorded difference is golf.
A valuation first. It prices your home against the market a buyer will see; an appraisal is a lender’s opinion for a specific loan, and your buyer’s lender orders it.
If the price sits inside your condominium’s same-floor sales, it usually can. We hand the appraiser those sales, the golf document and the elevation certificate so the adjustments rest on documents.
It depends on your carrying cost of about $23,100 a year before tax and insurance, the 30-day minimum lease, the four-lease limits and the market direction. We run both scenarios with you.
Seasonal buyers like turnkey homes, but furniture rarely returns its cost. When it is part of the sale we list it on a separate inventory so the appraisal treats it correctly.
It lowers a buyer’s insurance cost and shows on a wind mitigation report. Documented opening protection is a real difference at Di Napoli, because the original openings’ rating is not established.
