This page is written for the owner. For the full picture of the village itself, the three declarations, the ten buildings, the floor plans, the flood record building by building and the schools, read our complete Waterford at Vanderbilt neighborhood guide, which this seller guide sits beside. Everything below answers one question: how to sell a Hampton, an Aston or a Brighton on Parkstone Place or Danbury Boulevard for the most money, with the fewest surprises, on a date you choose. Call Jesse McGreevy direct at (239) 898-6072 whenever you want to talk it through.
Jesse McGreevy and Marc Comisar have been Top 1% Real Estate Agents Nationally Since 2008 and the #1 Team in Southwest Florida since 2012. They personally run the pricing conversation, the marketing build, the negotiation and the condominium and master association paperwork on every listing they take. If you are comparing listing agents across the whole city before you choose one, our guide to the best real estate agents in Naples sets the teams side by side on the public record: reviews, licence history and published production.
Those are career numbers across Lee and Collier County. As the leaders of Domain Realty Group, our team has closed over $2.5 billion in real estate, and Jesse and Marc account for over $900 million in personal sales inside that number.
Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings. We also show you the whole market, small enough here to set out in full. Every figure below comes from two independent public systems, the Southwest Florida MLS and Collier County’s own recorded sales, and each one carries its source, its window and its count. We tracked every one of the ten Waterford MLS closings of the last twelve months and every qualified Waterford sale in the county’s file since 1999 before writing a word. Where this page walks through one sale in detail, it is a public record sale, labelled as one.
You get Jesse and Marc, not an assistant with a template. Jesse McGreevy runs pricing, data, marketing and the association paperwork, which at Waterford means a condominium association, a master association, a structural integrity reserve study and a statutory resale package. Marc Comisar runs the field side: showings through the gate, buyer agent conversations, inspections, contractors and walkthroughs for owners who are out of state, which at Waterford is most of them. Reach Jesse at (239) 898-6072 or Marc at (239) 287-5873, and read how the partnership works on our about McGreevy and Comisar page.
Selling at Waterford at Vanderbilt differs from a typical Naples sale in five ways: three floor plans on three floors are priced against each other line by line, the building’s structural study is the buyer’s first question, two associations issue paperwork, most owners live out of state, and a $15,000 buyer contribution weighs more at Waterford’s prices.
Data updated: September 2026 (Collier County Property Appraiser 2026 preliminary roll, files dated 29 Aug 2026; DBPR SIRS database, read 26 Sep 2026)
Every Waterford building repeats the same stack: eight homes per floor, three floors, the two corner Brightons of 1,700 square feet, two Astons of 1,440 and four Hamptons of 1,282. The county roll confirms 120 Hamptons, 60 Astons and 60 Brightons, and it gives every home of the same plan and floor the same just value. When the product is that uniform, a buyer compares plan, floor, view, condition and the association file, and nothing else. Your listing has to win exactly that comparison.
Waterford is the one Vanderbilt Country Club village where Florida’s post-Surfside condominium safety laws apply, because its buildings are three stories. The state’s structural integrity reserve study database records Waterford’s study as completed November 19, 2024 and delivered to owners December 10, 2024, covering all ten buildings, with no special assessment reported alongside it. A buyer in 2026 asks about that study before asking about the kitchen, and a listing that answers in writing sells into a calmer negotiation.
Every Waterford owner answers to Waterford at Vanderbilt Condominium Association, Inc., which runs all three condominiums and bills the building fee, and to the Vanderbilt Community Association, which owns the course and clubhouse and bills the master dues. Every sale therefore needs the condominium association’s estoppel, the master association’s estoppel and a $150 condominium questionnaire. We order all three the day the contract is signed.
On the 2026 county roll only 64 of the 240 Waterford homes, 26.7 percent, carry a Florida homestead exemption, and 138 owners, 57.5 percent, receive their tax bill outside Florida, led by Massachusetts, New York, Illinois and Ohio. Your likeliest buyer is a seasonal owner from the Northeast or Midwest, and your listing has to reach that buyer in October, not only in February.
Every new Vanderbilt Country Club buyer pays a $15,000 Resale Capital Contribution at closing. On a Waterford condominium that is about 4.5 percent of the $337,000 MLS median, against about 2.8 percent of Wedgewood at Vanderbilt’s $540,000 MLS median (our arithmetic on the same twelve-month pull). Buyers price it in, and a Waterford list price has to be read with it.
A Waterford seller should know eight facts before choosing a list price: the twelve-month MLS record, the plan and floor ladder, the county’s longer record, the completed structural study, the milestone years, the two estoppels, the buyer-paid capital contribution and the live competition. Each is set out below with its source and date.

For a Waterford home priced to its own plan and floor, with the structural file ready, yes. Ten Waterford condominiums closed on the MLS in twelve months at a $337,000 median and 97.3 percent of final list price, and on September 26, 2026 no Brighton was for sale, so a corner owner listing now has no direct competitor.

Our rule is to lead with the first window that holds ten or more closings, and at Waterford the twelve-month MLS window does. We pulled the Southwest Florida MLS on September 26, 2026 and placed every Vanderbilt Country Club row in its village by address; every Waterford row sits on Parkstone Place.

Four closings is a handful and two is a pair, so read this table as the ladder rather than a rate. The ladder is clear anyway: the two Brightons closed highest and one of them fastest, and three of the four Hamptons needed more than 120 days. Hamptons are half the village and three of the four homes for sale today, so a Hampton seller competes with neighbors in the same stack; a Brighton seller usually competes with nobody. A wider MLS window of 24, 36 or 60 months for Waterford’s days on market and sale-to-list ratio: 24 months, 21 closings, a median 60 days on market, 98.33 percent of final list price; 36 months, 33 closings, a median 49 days on market, 97.37 percent of final list price; 60 months, 79 closings, a median 19.5 days on market, 98.33 percent of final list price (Southwest Florida MLS, Matrix, Development Vanderbilt Country Club, closed September 26, 2021 to September 26, 2026, pulled September 29, 2026). Collier County’s recorded sales are the independent multi-year layer, set out below.

8239 Parkstone Pl | First | Aston | $379,000 | 146 |
8253 Parkstone Pl | First | Hampton | $315,000 | 176 |

Southwest Florida MLS, active at the September 26, 2026 pull. Two second-floor Hamptons in the same building ask what the 2026 upper-floor Hamptons closed for, $295,000 to $300,000. The first-floor Aston asks above the $364,000 first-floor Aston that closed in May. Every active Waterford listing had been on the market longer than the 87-day median closing. That is your live competition, and in a village this uniform a buyer tours all four the same afternoon.
Waterford at Vanderbilt, the 240-home condominium village of Vanderbilt Country Club, closed ten homes on the MLS in twelve months at 97.3 percent of final list, and the homes that sat longest were Hamptons competing with their own twins. Collier County’s recorded sales give a Waterford seller the long view: 19 qualified resales in the 24 months since September 2024 at a $350,000 median, a $350,000 median at 36 and 60 months, and a fifteen-year plateau near $160,000 that repriced to $350,000 in 2022. That record, built from deeds, is the independent check on the MLS year.

The county records carry no days on market.

Source: Collier County Property Appraiser, qualified improved sales. Odd n is an observed sale; even n is the mean of the middle two. From 2008 to 2020 the Waterford median sat between $153,500 and $210,000; the full series back to Worthington’s first sales in 1999 is in our Waterford at Vanderbilt guide.
The step from $199,500 in 2021 to $350,000 in 2022 is the story of this village, up 75.4 percent in one year. An owner who bought before 2022 usually holds a large gain. An owner who bought in 2022 or later should see the recent sales side by side before choosing a price, because the median has held at $350,000 across three county windows while the per-foot median has drifted down, from $265.94 over five years to $232.06 over the last twelve months. The county record cannot say whether Florida’s condominium safety deadlines or the wider Southwest Florida condominium slowdown weighed more, and we do not claim a cause.
The recent Waterford sales that matter most to your price are the ones of your own plan on your own floor, read alongside the ten MLS closings of the last twelve months. Your appraiser and your buyer will use the same records, so the most instructive sale is worked through here, without unit numbers or owner names.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser sales file, 29 Aug 2026)
This is a public record sale. In August 2026 a second-floor Brighton at 8267 Parkstone Place closed at $405,000 after seven days on the market, 99.0 percent of its $409,000 final list price. It was the highest Waterford MLS closing of the twelve months and the fastest. Three things lined up. It was the premium plan, the 1,700 square foot corner home with the most glass and the lanai storage. It was priced inside the Brighton record: the county’s 24-month Brighton sales ran $358,000 to $455,000 at a $417,500 median, so $409,000 read as fair on the first day rather than hopeful. And it met no Brighton competition, because none was for sale. The negotiation turned on $4,000 and was over in a week. That is what a correctly priced Waterford home looks like.
Also a public record sale: a second-floor Hampton at 8217 Parkstone Place was listed at $330,000 and closed at $300,000 in April 2026 after 375 days on the market, 90.9 percent of its final list. Four months earlier, in December 2025, a second-floor Hampton at 8241 Parkstone Place closed at $345,000 after 20 days, 97.2 percent of its list. Same plan, same floor, $45,000 and 355 days apart. The deed cannot tell you why; the listing file can: condition, view, updates, furnishings and what the estoppel showed. The lesson is that at Waterford the plan and floor set the band, and preparation and presentation decide where in the band a home lands.
An appraiser will reach for the closest sales of the same plan first, then the same floor, then the rest of Waterford, and will reach outside the village only when it must. With ten MLS closings a year spread over three plans and three floors, the appraiser may use a sale eight or twelve months old and adjust it. A list price that sits inside your plan’s recorded band, supported by your own documentation, is the price most likely to appraise.
Waterford at Vanderbilt vs Wedgewood at Vanderbilt is the choice nearly every Vanderbilt Country Club buyer under $600,000 weighs. Waterford offers the lowest price into the club, an elevator and a fully maintained building; Wedgewood offers a private garage with cart room and a two-story building outside the structural study laws, at about $200,000 more.

A buyer should choose Waterford for the lowest price of entry into a bundled-golf club, an elevator and one-level living on any floor, and a building the association insures and maintains while the owner is away. A buyer should choose Wedgewood for a garage with room for a private cart, a larger plan, and a two-story building permanently outside the structural study and milestone regimes. The Wedgewood seller’s view of the same choice is on our Wedgewood at Vanderbilt seller page.
Your buyer has very likely toured Wedgewood. Wedgewood sells faster, a 26-day MLS median against Waterford’s 87, but it negotiates harder, 95.6 percent of list against 97.3. Your listing has to show that buyer why a Waterford home is worth choosing at about $200,000 less: the elevator, the insured building, the completed study and nothing due before 2028. We price your home against both markets so the list price survives that comparison.
We price a Waterford condominium from the sales of the same plan on the same floor, then adjust for view, condition, furnishings, any lease and any assessment balance, and cross-check against the ten MLS closings and the four live listings. At Waterford, plan and floor explain more of the price than anything else.
Data updated: September 2026 (Collier County Property Appraiser sales file, 29 Aug 2026; Southwest Florida MLS Matrix, retrieved 26 Sep 2026)
The Vanderbilt Country Club MLS median over the last twelve months was $528,000, across all four home types blended. It is the wrong starting point for a Waterford home, and so is the Waterford-wide median. In the county’s 24 months the Hampton median was $345,000, the Aston $344,000 on five sales ($371,500 over 36 months on nine) and the Brighton $417,500. A Waterford price starts from the plan.
The county’s assessor adds $5,000 a floor. Buyers have paid the opposite. In the 24 months since September 2024 the five first-floor sales recorded a median of $270.83 per square foot of county base area, the eight second-floor sales $253.27 and the six third-floor sales $236.66; over 60 months the same ladder reads $269.97, $261.31 and $252.94 (county recorded, our arithmetic). Pricing a first-floor home off third-floor sales, or the reverse, is the most common way to misprice a Waterford listing.
Every Waterford building surrounds the 10th and 11th holes, lakes or preserve, and two homes of the same plan on the same floor can face different views. Condition moves the rest: kitchens, baths, flooring, lighting and hurricane protection on the openings. Because many Waterford buyers are seasonal and want a turnkey home, we list furnishings on a separate inventory so the appraisal values the condominium.
An automated estimate cannot tell a third-floor Hampton from a first-floor Brighton, and at Waterford that difference has been more than $100,000. It cannot read the structural study, the milestone year or a lease, and it often leans on the county’s just value, which sits about 22 percent below recorded sale prices. Ask us for the sales that fit your home instead, through our Waterford home valuation page.
We market a Waterford condominium to the buyer who wants the club at the lowest price of entry and a building someone else maintains: professional photography, aerial and lanai-view capture, full MLS exposure, our qualified-buyer database, Northeast and Midwest timing, and the structural file offered with the first showing.
Data updated: September 2026 (Collier County Property Appraiser 2026 preliminary roll, 29 Aug 2026; club Realtors page, read 26 Sep 2026)
In a village of three repeating plans, the lanai view sells the home. We capture the fairway, lake or preserve from your lanai at the right hour, the elevator lobby and covered parking, the Parkstone Pool, and the kitchen and baths that separate your home from the last sale of the same plan. Aerial work shows the building, the course and the short walk to the clubhouse together.
The association allows one 24 by 24 inch For Sale sign in its tan and blue specification, street side only, with no riders or Sold signs and nothing in windows or on lanais, per the club’s Realtors page. Showing agents present a driver’s license and business card at the Main Gatehouse on Vanderbilt Beach Road and pre-register with the association office. A Waterford listing is sold through photography, video, the MLS, our buyer database and scheduled showings, not drive-by traffic, and we register every showing in advance.
We negotiate a Waterford contract ourselves, partner to partner, against the sales of your plan and floor, with the structural study, the budget, both estoppels and the statutory resale package ready so the buyer’s seven-day review runs in your favor. Waterford’s 97.3 percent median sale-to-list ratio shows buyers here pay close to a well-set price.
Data updated: September 2026 (Southwest Florida MLS Matrix, Waterford twelve months, retrieved 26 Sep 2026)
Every offer on a McGreevy and Comisar listing is read and answered by Jesse or Marc. At Waterford the offer usually arrives with questions about the study, the reserves, the assessments and the master policy’s deductible, and the answers move the price. A seller who has those answers on paper negotiates from strength.
The ten Waterford closings ran from 90.9 to 99.0 percent of final list. The two lowest ratios, 90.9 and 92.9 percent, were upper-floor homes listed at $330,000 and $365,000 that closed at $300,000 and $339,000, in line with the upper-floor record for their plans; the highest, 99.0 percent, was the Brighton priced inside its band. Waterford buyers do not demand a large discount from a fair price. They wait out an unfair one.
Under section 718.503 a resale buyer may cancel within seven days, excluding weekends and legal holidays, after receiving the condominium documents. If the package is complete on the day the contract is signed, the seven days start then. If it arrives in pieces, the clock restarts with each piece. We assemble it before listing.
Selling a Waterford condominium costs the negotiated brokerage commission, Florida documentary stamp tax on the deed at $0.70 per $100, the condominium resale package, estoppel fees, a municipal lien search and prorated property taxes. In Collier County the buyer customarily pays the owner’s title policy, and the buyer pays the $15,000 capital contribution.
Data updated: September 2026 (Florida Statutes 201.02, 718.116 and 720.30851; Florida Department of Revenue; VCA 2026 fee sheet dated 20 Aug 2026)
Florida charges $0.70 per $100 of consideration, or portion thereof, under section 201.02 of the Florida Statutes, and a Florida seller customarily pays it on a residential resale. At the Waterford twelve-month MLS median of $337,000 that is 3,370 taxable units, or $2,359. At $405,000, the top MLS closing of the year, it is $2,835.
Florida caps a condominium estoppel certificate on a current account at $299 under section 718.116, with $119 more for delivery within three business days, and the master association’s 2026 fee sheet lists its estoppel at $299 plus a $500 New Home Buyer Processing Fee. The club’s Prospective Owners page prices the condominium questionnaire at $150. The requesting party pays, and who bears each fee is a contract term.
Since August 17, 2024, offers of buyer broker compensation cannot be advertised in the MLS, buyers sign written agreements with their own agents, and every commission is fully negotiable and not set by law. What you negotiate with us is the listing side, and whether to offer anything toward the buyer’s agent is a separate decision we make together, based on the buyers your home is likely to meet.

The proration line is 181 days of a $2,667.08 bill, the median 2026 Waterford bill on the preliminary roll, before any early-payment discount convention. Your own net sheet uses your contract price, your bill and your closing date, and we build it with you before you sign a listing agreement.
A Waterford seller must deliver the condominium resale package under section 718.503, including the structural integrity reserve study, must give the property tax disclosure summary, and must disclose known material facts that are not readily observable. Because a Waterford unit sits under a Chapter 718 condominium and a Chapter 720 master association, one disclosure question is a fork for your closing agent.
Data updated: September 2026 (Florida Statutes 718.503, 720.401 and 689.261, current text; Master Declaration and 2026 fee sheet, read 26 Sep 2026)
For a condominium resale, section 718.503(2) entitles your buyer, at your expense, to current copies of the declaration, articles, bylaws and rules, the annual financial statement and budget, the association’s most recent structural integrity reserve study, the milestone summary where one exists and the statutory Frequently Asked Questions and Answers sheet, and the contract must carry the statute’s seven-day voidability clause. For contracts signed after December 31, 2024, section 718.503(2)(e) also requires a conspicuous statement if a required structural integrity reserve study or milestone inspection has not been completed. On the state’s record Waterford’s study is complete and no milestone is yet due. This is information, not legal advice; confirm the forms with your closing agent.
Section 720.401 requires a homeowners association disclosure summary before a parcel buyer signs, supplied by the owner on a resale. Section 720.401(2) says the section does not apply to associations regulated under chapters 718, 719, 721 or 723. A Waterford unit is governed by a Chapter 718 condominium association and also sits beneath the Vanderbilt Community Association’s Chapter 720 Master Declaration, so whether a separate 720.401 summary is owed for the master association on your sale is a question for your closing agent or attorney. We do not tell a Waterford seller that the 720.401 summary is or is not required; we make sure the question is asked before the contract, not at closing.
The documents we read split the transaction cleanly even where no single form states it. Section 5.2.5 of the Master Declaration, as amended in 2024, places the $15,000 Resale Capital Contribution on the buyer, with $3,500 for a current owner buying another home inside. The fee sheet says both club-wide assessments remain the obligation of any successor owner. The master association “does not have an application process for purchases,” per the club; the buyer returns an Owner Information Form. The documents we read do not show the Master Declaration restating the statutory disclosure duty, and we say so rather than assume it.
Section 689.261 requires that a buyer of residential property receive a property tax disclosure summary at or before contract, warning that the buyer should not rely on the seller’s current taxes. At Waterford, where the homesteaded median bill is about $1,600 against $2,771.08 for non-homestead homes, that warning describes a real change in your buyer’s carrying cost.
Under Johnson v. Davis, a Florida seller who knows of facts materially affecting value that are not readily observable must disclose them. For a Waterford condominium that means water intrusion from above or below, plumbing and air-conditioning history, insurance claims, unpermitted interior work and any assessment you have been told is coming. Building-level items are the association’s and appear in the study and the budget.
The structural study and milestone schedule help a Waterford sale when they are handed over early. The state’s database records Waterford’s structural integrity reserve study as completed November 19, 2024, covering ten buildings, and Collier County schedules the first milestone inspection for Building 1 in 2028. The study’s funding plan is not published, so buyers ask for it.
Data updated: September 2026 (DBPR SIRS database and Collier County milestone map, read 26 Sep 2026)
The DBPR database record lists Waterford at Vanderbilt, ten buildings, a study completed November 19, 2024, provided to owners December 10, 2024, and “No” in the special assessment field. That completion date is thirteen months ahead of the December 31, 2025 deadline, and the owners’ delivery date falls inside the statute’s 45-day window. The record says the study exists; it does not publish the study’s contents.
The study’s component list, replacement cost estimates, recommended reserve contribution, current reserve balance and percent funded are not published on any source we could reach. Your buyer receives the study under section 718.503, and since January 1, 2026 an association of Waterford’s size must post its official records on a website. We request the study and the adopted budget before listing, so the funding plan is in your buyer’s hands with the first offer.

Flood zone helps a Waterford sale. All ten Waterford buildings test as FEMA Zone X, minimal flood hazard, with ground at about 15.5 to 16.2 feet, and six buildings hold FEMA Letters of Map Amendment. The association’s master policy insures the buildings, and your buyer prices only an HO-6 policy on the unit.
Data updated: September 2026 (FEMA National Flood Hazard Layer and Map Service Center, queried 26 Sep 2026; Collier County August 2026 flood map release)
Every residential unit point at Waterford reads Zone X on the effective map, panel 12021C0410H of May 16, 2012, and FEMA’s preliminary map, targeted to take effect in summer 2027, changes no Waterford zone. Buildings 5, 6, 8, 9 and 10 hold letters removing them from the 2012 flood zone and Building 4 a letter confirming it outside, so a seller in those buildings should keep the letter in the listing file.
Section 718.111(11) requires the association to insure the buildings; the owner insures interior finishes, fixtures, contents, liability and loss assessment on an HO-6. The master policy’s carrier, premium and windstorm deductible are not published, so we request the declarations page before listing. In Zone X, federal rules do not require flood insurance on a federally backed mortgage, and Citizens’ 2027 flood rule exempts HO-6 policies.
A Waterford buyer pays a 2026 condominium fee of $5,253.56 or $5,278.40 a year plus $13,159 in master dues, $18,412.56 to $18,437.40 in all, before the $1,200 food and beverage minimum and two club-wide assessments. Your listing should present every layer honestly, because the buyer’s lender will.
Data updated: September 2026 (VCA 2026 Master Association Fees for All Neighborhoods, dated 20 Aug 2026; Collier County Property Appraiser 2026 preliminary roll)
Layer | 2026 amount for a Waterford home | Billed |
|---|---|---|
Waterford condominium fee | $5,253.56 in No. 1 and No. 2; $5,278.40 in No. 3 | quarterly |
VCA master dues | $13,159 | quarterly |
Food and beverage minimum | $1,200 a calendar year | annual |
Pickleball Project assessment | $678, or $56.50 a month June 2026 to May 2027 | lump sum or monthly |
Golf Course Replacement assessment | $7,895 by July 1, 2027, or $437.50 a quarter July 2027 to April 2032 ($8,750) | lump sum or quarterly |
Resale Capital Contribution | $15,000 new buyer; $3,500 current owner buying inside | at closing |
Property tax | median $2,667.08 on the 2026 preliminary roll | annual |
Source: the club’s 2026 fee sheet dated August 20, 2026; Master Declaration section 5.2.5 as amended in 2024; Collier County Property Appraiser.
The Waterford operating fee covers “property management, residential landscaping, water & sewer, pest control, building maintenance, building insurance, and garbage,” and the reserve fee covers “exterior painting, roof tile replacement, and waterline replacement,” in the fee sheet’s words. The master dues cover the golf course, clubhouse, pools, tennis, Fitness Center, access control, and cable television and internet. Your listing should say what is included, because Waterford’s fee is the highest neighborhood fee in the community for a reason: it carries the building.
A buyer closing in late 2026 on a No. 3 home who pays the golf assessment as a lump sum pays $15,000 capital contribution, $500 processing fee, $18,437.40 in master dues and Waterford fee, $1,200 food and beverage minimum and $7,895 for the golf assessment, $43,032.40 over the first twelve months, before property tax, the HO-6 policy and ordinary closing costs (our arithmetic on the published lines). We show a serious buyer that arithmetic early so it does not surprise them at the estoppel.
The Waterford rules that most affect a sale are the master association’s leasing limits of at least 30 days (February excepted) to one year and four leases a year with approval, the two-pet limit, the sign rules, the showing procedure at the gate, and any added rules in the Waterford declarations, which are not posted publicly.
Data updated: September 2026 (Master Declaration sections 7.8, 10.2 and 10.8; club renter and Realtors pages, read 26 Sep 2026)
A Waterford owner may lease the whole home for at least 30 days (February excepted) and no more than one year, up to four times a year, with the Vanderbilt Community Association’s prior written approval and a $600 Membership Transfer Fee. Club privileges pass to the tenant. Nothing stops a sale while a lease is running; the buyer takes the home subject to it, so give the buyer the lease and its end date early.
The ten Waterford condominiums that closed on the MLS in the twelve months to September 26, 2026 took a median 87 days on market, from 7 days to 375. Across all four Vanderbilt Country Club home types the median was 33.5 days. At Waterford, a correctly priced home moves; an overpriced one waits for season.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026)
Of the ten closings, the four that took longest, 121 to 375 days, were three Hamptons and a first-floor Aston, and the longest, 375 days, was the second-floor Hampton that closed $30,000 under its final list. The fastest, 7 days, was the Brighton priced inside its record, and a second-floor Hampton and a second-floor Aston priced near their recent sales closed in 19 and 20 days. A Waterford home priced inside its plan and floor band in season is the one that sells in weeks.
A typical sequence runs two to three weeks of preparation, photography and paperwork; the marketing period; the buyer’s seven-day document review and an inspection period; and a closing that allows for both estoppels, the questionnaire, the buyer’s HO-6 quote, any appraisal and the Owner Information Form. We write every one of those clocks into the contract.
A Waterford listing should say what life in the village actually offers: an elevator building with a screened lanai over the golf course or a lake, a building someone else insures and maintains, the Parkstone Pool, and full Vanderbilt Country Club membership a few hundred yards from the clubhouse, with A-rated schools and the beach about 19 minutes away.
Data updated: September 2026 (club real estate page and 2026 fee sheet; Collier County Public Schools 2026-27 zoning; Florida Department of Education 2025-26 grades, retrieved 26 Sep 2026)
Every Waterford owner is a member of Vanderbilt Country Club, which the club says is mandatory and included with every residential purchase, with no greens fees for owners on the par-72 course, plus the clubhouse, pools, six Har-Tru tennis courts and a 5,100 square foot Fitness Center. The Parkstone Pool sits at the southwest corner of Parkstone Place, a one-mile walking loop circles the village, and the ten buildings surround the 10th and 11th holes. The clubhouse at 8250 Danbury Boulevard is close enough to walk. Groceries are about 1.2 miles from the gate and a freestanding emergency room about 2.5 miles.
Waterford addresses are zoned to Bear Creek Elementary, Oakridge Middle and Barron Collier High for 2026-27, all three graded A for 2025-26. Bear Creek opened in August 2025, so older listings naming Big Cypress Elementary are out of date.
Waterford carries no age restriction in any recorded document we read, and the club treats unmarried dependents under 23 as members. The village’s owners are mostly seasonal, with a full-time minority, which is the buyer pool your listing speaks to. The wider club picture is in our Vanderbilt Country Club community guide.

★★★★★ “Not living in the area, Jesse made life easy for me when we decided to sell our condo. His attention to detail, patience, understanding, and tenacity in dealing with all the moving parts was truly impressive.” Eric Acra, verified Google review
Most Waterford owners live out of state, and a condominium sale managed from a distance is routine for us.
★★★★★ “I have had 13 real estate transactions and this is the most professional and helpful agency that I have ever worked with. Marc actually called me with a response to my questions and concerns on a Sunday evening. The resources that this agency has access to goes above and beyond any other I have ever worked with. The professional process that they use to present your home for sale goes beyond anything I have ever experienced.” Candy Gody, verified Google review
Presentation matters most where three plans repeat, because the buyer compares your home with its twins.
★★★★★ “Marc made an extremely stressful time of selling my parents’ house easier because of his expertise, compassion, and diligence. I cannot thank him enough and I would recommend him without reservation.” Beth Shaw, verified Google review
About three in ten Waterford owner records name a trust, and a trust or estate sale is familiar ground for us and for the association.
★★★★★ “Jesse and his team were the most professional and communicative people throughout the entire process! Always available and helpful! Highly recommended!” Matt Haines, verified Google review
Communication is what carries a Waterford contract through two estoppels, a questionnaire and a seven-day document review.
A Waterford specialist matters because the facts that decide a sale here live in records a listing feed does not show: the plan and floor ladder, the completed structural study and its unpublished funding plan, the milestone year for your building, the two estoppels, the buyer-paid contribution and assessments, and Building 10’s Danbury Boulevard address.

A general agent may price a Waterford home off the community median, treat a higher floor as worth more per foot, order one estoppel instead of two, leave the structural study for the buyer to chase, list Building 10 as Parkstone Place, or put the capital contribution on the seller’s side of the statement. None of those errors is exotic, and each one costs a seller time or money.
If you are thinking, “I need someone to sell my house in Waterford at Vanderbilt, Naples, Florida,” McGreevy and Comisar helps homeowners price, market, negotiate, and sell with a local strategy built for Estero, Bonita Springs, Naples, Fort Myers, Lee County, Collier County, and Babcock Ranch. Whether you are selling in Waterford, Wedgewood, the Estate Homes or the Villa Homes at Vanderbilt Country Club, or in The Brooks, Bella Terra, Grandezza, West Bay Club or Pelican Sound, our team provides local market guidance, professional listing exposure, and a clear plan to help you sell confidently.
Many Waterford sellers are buying next, whether a larger home inside Vanderbilt Country Club or a Florida homestead elsewhere, so the sale and the purchase are one financial plan. We run both sides together, including the timing of two closings, the $3,500 current-owner capital contribution and Save Our Homes portability.
Data updated: September 2026 (Master Declaration 2024 amendment; Florida Department of Revenue property tax guidance, retrieved 26 Sep 2026)
A current Vanderbilt Country Club owner who buys another home inside pays a $3,500 capital contribution rather than $15,000, per the 2024 amendment and the fee sheet. Some Waterford owners move to Wedgewood for a garage or to a Villa or Estate Home. If your next home is at Waterford or elsewhere in the club, read our guide to buying a home in Waterford at Vanderbilt or call Marc at (239) 287-5873.
A Florida homesteader who sells and establishes a new Florida homestead may transfer accumulated Save Our Homes benefit, within statutory limits, by filing with the new homestead application. Homestead status is fixed on January 1 each year, so we sequence both closings around that date. If you are buying elsewhere, start with how we represent buyers in Southwest Florida, and see the full Waterford at Vanderbilt neighborhood guide for the detail this page summarizes. The wider city picture is in our Naples real estate guide.
These are the questions Waterford owners ask before they sell, answered for a Collier County condominium seller, each in a single paragraph. They cover price, timing, the structural study, the associations, costs, disclosure, flood and taxes. Nothing here is tax or legal advice; confirm anything that affects your sale with your closing agent, attorney or CPA.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser sales file, 29 Aug 2026)
Start with a written valuation built from the sales of your plan on your floor, not a portal estimate, then prepare the file before you list: the structural study and budget, both estoppel requests, the questionnaire, your building’s milestone year and flood letter. Price inside your plan’s band and launch before season. Call Jesse McGreevy at (239) 898-6072 to begin.
Look for an agent who prices by plan and floor, understands the structural study and the resale package, and personally negotiates the offer. McGreevy and Comisar are Top 1% Real Estate Agents Nationally Since 2008 and the #1 Team in Southwest Florida since 2012, and Jesse and Marc handle every listing themselves.
Most likely inside the band your plan and floor have set. Over the last twelve months the MLS median was $297,500 for Hamptons, $337,000 for Astons and $387,500 for Brightons, each on four or fewer closings; the county’s 24-month medians were $345,000, $344,000 and $417,500. Request a written valuation for your address.
Ten on the Southwest Florida MLS in the twelve months to September 26, 2026, and six qualified sales in the county’s file for the twelve months to August 29, 2026; the county file lags the closings.
The twelve-month MLS median was 87 days on ten closings, from 7 days to 375. The Brighton priced inside its record closed in 7 days, while three of the four Hamptons took more than 120; a wider multi-year MLS figure is not yet published.
Softer, not collapsing. The county’s twelve-month median of $334,500 is 9.6 percent below the 2024 calendar median of $370,000, but the 24, 36 and 60-month county medians all sit at $350,000, and the August 2026 Brighton closed at $405,000.
For a home priced to its plan and floor with the structural file ready, yes. No Brighton was for sale on September 26, 2026, nothing milestone-related is due before 2028, and season starts in November.
Yes. First-floor homes have sold for more per square foot than third-floor homes in every county window we measured, $270.83 against $236.66 over 24 months on county base area.
Yes, per the state’s database: completed November 19, 2024 and provided to owners December 10, 2024, covering ten buildings, with no special assessment reported alongside it.
Yes. Section 718.503 entitles your buyer, at your expense, to the association’s most recent structural integrity reserve study along with the other condominium documents.
Building 1 in 2028, Buildings 2 and 3 in 2029, Buildings 4 to 6 in 2030 and Buildings 7 to 10 in 2031, per Collier County’s milestone map. None is due now.
It appears on the estoppel certificate, and who pays it is a contract term you negotiate. The two club-wide assessments remain the obligation of any successor owner, so buyers commonly ask for a credit for any unpaid balance.
The buyer, under section 5.2.5 of the Master Declaration as amended in 2024; a current owner buying another home inside pays $3,500.
Two, the condominium association’s and the master association’s, plus the $150 condominium questionnaire.
The statutory cap for a condominium estoppel on a current account is $299, with $119 more for delivery within three business days; the master association’s 2026 fee sheet lists $299 plus a $500 processing fee.
The master association has no purchase application process, per the club. Whether the Waterford declarations add one is not posted publicly; we confirm it before listing.
It is a fork. Section 720.401 excludes associations regulated under Chapter 718, and a Waterford unit sits under both a condominium association and a Chapter 720 master association, so ask your closing agent or attorney.
Typically the brokerage fee, documentary stamp tax on the deed at $0.70 per $100, the resale package, estoppel fees, a municipal lien search and the tax proration; in Collier County the buyer customarily pays the owner’s title policy.
No. All ten buildings test as FEMA Zone X, minimal hazard, and six hold Letters of Map Amendment; the preliminary map changes nothing at Waterford.
Often. The median 2026 Waterford bill is $2,667.08, but homesteaded owners pay about $1,600 at the median, and a buyer’s assessment resets toward the price.
One 24 by 24 inch sign in the association’s tan and blue specification, street side only; no riders, no Sold signs, nothing in windows or on lanais.
Agents show a driver’s license and business card at the Main Gatehouse on Vanderbilt Beach Road and pre-register with the association office.
Yes, subject to the lease. Leases run at least 30 days (February excepted) to one year, and the tenant holds the club privileges until the lease ends.
Yes, and many Waterford buyers want a turnkey home. List furnishings on a separate inventory so the lender and the appraisal value the condominium.
Paint, lighting, flooring and a refreshed kitchen or bath usually pay back in a village where buyers compare identical plans. Structural and exterior items are the association’s, not yours.
You can, but you still owe the full section 718.503 package, the sign rules limit what a For Sale by Owner seller relies on, and showings run through the gate.
Your buyer becomes a member when the deed records, and your membership ends at closing; membership is not a separate certificate.
The personal representative or trustee signs the deed with letters of administration or the trust, and the homestead and Save Our Homes status end with the owner. About three in ten Waterford owner records name a trust, so the process is familiar.
It depends on your basis, use and exemption; IRS Publication 523 explains the primary-residence exclusion, and a foreign seller may face FIRPTA withholding. Confirm with your CPA before you list.
Make sure your listing says Waterford at Vanderbilt in its first line; searches for Parkstone Place miss your building’s 24 homes.
Request a written valuation, find out your building’s milestone year, ask the association for the structural study and budget, and gather any lease and furnishings list. Then call Jesse McGreevy at (239) 898-6072 and decide on timing with the live competition in view.
