This page is written for the owner. The full record of the village, from Worthington’s seven floor plans to the three recorded condominiums and the FEMA letters that name 22 of its 37 buildings, lives in our Wedgewood at Vanderbilt neighborhood guide, and this seller page sits beside it. The club, the course and the master association are covered in our Vanderbilt Country Club community guide. Everything below answers one question: how to sell a Wedgewood carriage home on Danbury Boulevard or Radcliffe Terrace for the most money, with the fewest surprises, on a date you choose. Call Jesse McGreevy direct at (239) 898-6072 whenever you want to talk it through.

McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings. We also show you the whole market: every one of the 13 Wedgewood closings on the Southwest Florida MLS in the twelve months to September 26, 2026, and every one of the 16 qualified Wedgewood sales Collier County recorded in the twelve months to August 29, 2026. We tracked each one to its condominium, its floor and its plan before writing a word. Where this page walks through a sale in detail, it is a public record sale, labelled as one.

What Makes Selling in Wedgewood at Vanderbilt Different?

Selling in Wedgewood at Vanderbilt differs from most Naples condominium sales in five ways: seven Worthington plans on two floors are priced separately, the village is three condominiums under one association, every sale carries two estoppels and a questionnaire, the buildings sit outside Florida’s structural study law, and the buyer owes a $15,000 capital contribution.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser sales file, 29 Aug 2026)

Seven Plans, Two Floors, One Name on the Listing

A Wedgewood listing says “Wedgewood,” but a buyer is really shopping a plan. The first floor holds the 1,512 square foot Lancaster, the 1,724 square foot Nottingham and the Oxford at the building end; the second floor holds the Lancaster II, the Lancaster III, the Nottingham II and the Newport, the largest plan in the village. In the 24 months to August 29, 2026 the county recorded Lancaster sales at a $465,000 median and Newport sales at $575,000. A price built from the village median alone misprices both.

Three Condominiums Under One Association

Legally, Wedgewood is Wedgewood at Vanderbilt Condominium No. 1 (96 homes on Danbury Boulevard), No. 2 (118 homes on Danbury Boulevard) and No. 3 (124 homes on Radcliffe Terrace), all operated by Wedgewood at Vanderbilt Condominium Association, Inc. Each condominium has its own declaration and its own 2026 fee, from $4,915.44 a year in No. 1 to $5,129.72 in No. 3, so your buyer’s carrying cost depends on which of the three you own in.

Two Estoppels, a Questionnaire and the Condominium Package

Every Wedgewood sale needs an estoppel certificate from the Wedgewood association and another from Vanderbilt Community Association, the master association, plus the club’s $150 condominium questionnaire. Under section 718.503 of the Florida Statutes the seller also delivers the condominium resale package to the buyer. Sellers who order all of it before the first showing close on schedule.

Two Stories, Outside the Structural Study Law

Every Wedgewood building is two stories, with homes numbered on a first and a second floor and no third floor anywhere in the 37 buildings. Florida’s structural integrity reserve study and milestone inspection laws, and Collier County’s milestone ordinance, reach condominium buildings of three stories or more. That puts Wedgewood outside both, and a buyer who has read about Florida condominium assessments will want that in writing.

Is Now a Good Time to Sell a Wedgewood at Vanderbilt Home?

For a Wedgewood at Vanderbilt home priced to its own plan, yes. The Southwest Florida MLS shows 13 Wedgewood closings in the twelve months to September 26, 2026 at a $540,000 median, a median 26 days on market and 95.6% of final list price, with three listings, all the smallest plan, about 2.8 months of supply.

The Twelve-Month MLS Picture: Thirteen Closings

Thirteen closings clears the ten-sale threshold at which we let a twelve-month median lead, so the leading window on this page is the Southwest Florida MLS, September 26, 2025 to September 26, 2026, split to Wedgewood by address against the county’s condominium record.

Source: Southwest Florida MLS, pulled September 26, 2026. Plan names are our inference from each home’s size against the club’s plan sheets; no unit numbers or listing numbers are published. Sale-to-list is our arithmetic, sold price over final list price.

Priced Right Against Priced Ahead

The thirteen closings split cleanly. Seven closed within 30 days on market, at a median $550,000 (n = 7, odd) and a median 97.6% of final list. Five took more than 90 days, at a median $515,000 (n = 5, odd) and a median 94.0% of final list. One sat between them. The homes that sold fast were priced to their plan on the first day; the homes that sat were priced ahead of it and then gave back more in the negotiation than an accurate first price would have cost.

Upstairs Against Downstairs on the MLS

Five first-floor homes closed at a median $540,000 (n = 5, odd), a median 26 days and 94.9% of list. Eight second-floor homes closed at a median $536,500 (n = 8, even, the midpoint of $528,000 and $545,000), a median 38 days (the midpoint of 20 and 56) and 95.6% of list. The medians sit close together because the upstairs plans are larger and the downstairs plans sell for more per foot, the same pattern the county record shows.

The Live Competition

At the September 26, 2026 pull, three Wedgewood homes were for sale, and all three were first-floor Lancasters, the smallest plan in the village: one on Danbury Boulevard in Condominium No. 1 asking $519,000 after a reduction from $525,000, one on Radcliffe Terrace in No. 3 asking $485,000, and one on Danbury Boulevard in No. 2 asking $459,000. They had been listed 204 to 246 days. The recorded Lancaster sales since 2022 ran from $455,000 to $500,000. No second-floor home and no double-garage home was for sale, so an owner of one listing this fall has no direct competitor inside Wedgewood.

Months of Supply, and the Whole Community Beside It

Three listings against 13 closings a year is about 2.8 months of supply on the MLS alone. Across all of Vanderbilt Country Club, all four home types blended, the same pull shows 31 closings at a $528,000 median, a median 33.5 days on market, a 95.6% median sale-to-list ratio and 8 homes for sale, about 3.1 months. Waterford at Vanderbilt, the other condominium village, sat at about 4.8 months: 4 listings against 10 closings. Wedgewood is the tighter of the two.

What the Wider MLS Windows Show

We lead with twelve months because Wedgewood clears ten closings inside it. For Wedgewood’s own 24-, 36- and 60-month MLS medians, days on market and sale-to-list ratios: 24 months, 27 closings, a median 23 days on market, 96.08 percent of final list price; 36 months, 34 closings, a median 26 days on market, 97.15 percent of final list price; 60 months, 51 closings, a median 17.5 days on market, 97.20 percent of final list price (Southwest Florida MLS, Matrix, Development Vanderbilt Country Club, closed September 26, 2021 to September 26, 2026, pulled September 29, 2026). The county’s recorded sales, which need no MLS, supply the multi-year record in the next section.

The 2024 median rests on five sales and overstates the peak. The twelve-month median of $547,500 is about 8.4% below the 2023 median (our arithmetic), and 2025 recorded 18 sales, the most since 2021. Wedgewood repriced upward with the rest of Naples, gave back part of it, and is now trading steadily around $550,000.

What the County Roll Says a Wedgewood Home Is Worth

The median 2026 preliminary just value of the 338 Wedgewood homes is $432,825 (even n), from $362,760 for the Lancaster to $484,725 for the Newport, about 21% below the twelve-month recorded sale median. A just value is a mass-appraisal figure for taxes, set on a lag; it is not a price. Its use is ranking your home against its neighbors, and it is also the starting point for your buyer’s tax conversation. The full county detail is in our Wedgewood at Vanderbilt neighborhood guide.

Which Recent Wedgewood Sales Matter Most to Your Price?

The recent Wedgewood at Vanderbilt sales that matter most are the ones of your own plan on your own floor: the 31 qualified county sales of the last 24 months split by plan, and the 13 MLS closings with their list prices and days on market. Your appraiser and your buyer will use exactly those, so each plan is worked through here.

Collier County Property Appraiser recorded qualified sales, August 30, 2024 to August 29, 2026; plan names are our inference from county base area against the club’s plan sheets. The $685,000 Nottingham sale of April 2025 is an outlier against every other first-floor sale. The Lancaster II has not recorded a qualified sale since 2024; the 60-month file holds two, $292,000 in August 2021 and $500,000 in February 2024.

A Public Record Sale, Worked Through: The April 2026 Newport

This sale is from the public record. In April 2026 a second-floor Newport in Condominium No. 2 on Danbury Boulevard closed at $575,000 after 14 days on market, against a final list price of $589,000, 97.6% of list. Its twin in the same condominium closed the same month at $565,000 after 4 days, also 97.6% of list, and the county recorded both deeds in April 2026. The Newport is the largest plan in the village with a double garage, its 24-month county median is $575,000 (n = 5, odd), and both homes were listed inside that record. The negotiation turn was small: about $14,000 off the final list price on a home that went under contract in two weeks, because the buyer had nothing comparable to walk to.

The Same Plan, Priced Ahead: The March 2026 Nottingham II

The contrast sits in the same condominium. In March 2026 a second-floor Nottingham II in No. 2 closed at $528,000 after 115 days on market, against a final list of $579,000, 91.2% of list, a $51,000 gap. The Nottingham II’s 24-month county median is $536,500 (n = 8), and a list price near $579,000 sat above every Nottingham II closing on the MLS that year. The home sold near its plan’s record in the end; it simply took four months and a larger concession to get there.

The Two $600,000 Sales, and What They Prove

The county recorded two $600,000 Nottingham II sales in the twelve months, in March and May 2026, one on Radcliffe Terrace and one on Danbury Boulevard, both $323.10 per county base square foot. Neither appears among the MLS closings. Six sales of the same 1,857 square foot plan spread from $515,000 to $600,000 in one year, an $85,000 spread that is condition, view, updates and timing, not square footage. That is the whole case for pricing against your own plan and then walking through the differences one line at a time.

The Lancaster Record, for Owners of the Smallest Plan

Recorded Lancaster sales since 2022 ran $485,000 and $475,000 in 2022, $485,000 in 2023, $475,000 in 2024, $465,000 and $500,000 in 2025, and $455,000 in September 2025. The three Lancasters listed at the pull, at $459,000 to $519,000 and more than 200 days on market, are testing that band from both ends. A Lancaster owner who lists now competes directly with all three, and the price that sells is the one inside the recorded band with a reason attached.

Wedgewood at Vanderbilt vs Waterford at Vanderbilt: Which Will Your Buyer Choose?

Wedgewood at Vanderbilt vs Waterford at Vanderbilt is the choice nearly every Vanderbilt Country Club condominium buyer weighs, because both are Worthington condominium villages behind the same gate with the same club. Wedgewood offers a private attached garage and a two-story building outside the structural study law; Waterford offers a lower price and an elevator.

Who Should Choose Wedgewood, and Who Should Choose Waterford

A buyer should choose Wedgewood for a garage of their own with an interior door, room for a golf cart and a second car in the double-garage plans, a front door that opens outdoors rather than onto a corridor, and a building outside the study-and-inspection regime. A buyer should choose Waterford when the price of entry matters most, when an elevator matters more than a garage, or for a single-level flat on any floor.

What the Comparison Means for Your List Price

Your buyer has very likely priced Waterford first, at a twelve-month MLS median of $337,000 against Wedgewood’s $540,000. Your listing has to show that buyer what the difference buys: the attached garage and cart storage, the larger plans, and no structural study or milestone file. Waterford homes took a median 87 days to sell against Wedgewood’s 26, which says Wedgewood buyers act quickly when the home is priced to its plan. Waterford owners have their own guide, selling a home in Waterford at Vanderbilt, and the full village comparison is in our Waterford at Vanderbilt neighborhood guide.

How Do We Price a Wedgewood at Vanderbilt Home?

We price a Wedgewood at Vanderbilt home from the recorded and MLS sales of the same plan on the same floor, adjusted for condominium, view, updates, garage, lease status and the live competition, then cross-checked against the village medians. The six Nottingham II sales of the last year spread $85,000, and that spread is what pricing has to explain.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser sales file, 29 Aug 2026)

We Start With Your Plan, Not the Community Median

The Vanderbilt Country Club blended MLS median of $528,000 mixes $1 million Estate Homes with $300,000 Waterford condominiums, and it is the wrong starting point for any Wedgewood home. The Wedgewood median of $540,000 is closer, but it still blends a $465,000 Lancaster market with a $575,000 Newport market. Your price starts from your own plan’s sales.

First Floor or Second Floor

On the county’s base-area measure, first-floor Wedgewood homes sold for a median $301.33 a square foot over twelve months and second-floor homes for $285.71, about 5% more per foot downstairs, and about 10% on the 24-month window (our arithmetic). Buyers pay for no stairs; upstairs owners compete on space, vaulted ceilings and double garages. We price each against its own floor.

Single Garage or Double Garage

By our count of the plan sheets against the county roll, 189 Wedgewood homes have a double garage and 148 a deep single. The double-garage plans are also the larger plans, so the record cannot separate the garage from the size, but buyers with a second car or a private cart ask for the double first, and the Master Declaration requires at least one vehicle in the garage. We lead with it in the price conversation and the remarks.

The Value Drivers a Model Cannot See

The drivers we adjust for are the ones that separated the six Nottingham II sales: the view from the lanai over the lake or the course, kitchen and bath updates, flooring, lighting and paint, window and door protection, whether the home is furnished, and whether a lease runs past the closing date. We also note which condominium you are in, because the 2026 fee differs by $214.28 a year from No. 1 to No. 3.

How Do We Market a Wedgewood at Vanderbilt Home?

We market a Wedgewood at Vanderbilt home to the buyer who wants a carriage home with its own garage inside a bundled golf club: professional photography and video of the lanai view, aerial capture of the building on the lake or course, full MLS exposure, our qualified-buyer database, and showings scheduled through the Main Gatehouse, timed to the seasonal buyer.

Data updated: September 2026 (Collier County Property Appraiser 2026 preliminary roll, published 29 Aug 2026; club Realtors page, read 26 Sep 2026)

Who Actually Buys at Wedgewood

The 2026 roll describes the owners: 148 of the 338 homes (43.8%) carry a Florida homestead exemption, 177 owners have a Florida mailing address, and 161 mail their tax bill outside Florida, led by Michigan, New York and Ohio. The next buyer usually looks the same, part full-time Floridian, part seasonal owner shopping from home in October. We market to both, with the launch built around the winter season.

Photography, Video and the Lanai

In a village where the plans repeat, the lanai view sells the home. We capture the lake or fairway from your screened lanai, the vaulted ceilings on the upstairs plans, the garage with its interior door, and the kitchen and baths that separate your home from the last sale of your plan. Aerial work shows your building, the lakes and the course together.

How Do We Negotiate a Wedgewood at Vanderbilt Contract?

We negotiate a Wedgewood at Vanderbilt contract ourselves, partner to partner, against your plan’s recorded sales, with both estoppels, the condominium questionnaire, the section 718.503 package and the structural study statement already in hand. The village median of 95.6% of list tells us buyers here negotiate, so the file is ready before the first offer.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser sales file, 29 Aug 2026)

Reading the 95.6% Correctly

A 95.6% median sale-to-list ratio does not mean every buyer expects a 4.4% discount. The seven Wedgewood homes that sold within 30 days closed at a median 97.6% of list; the five that took more than 90 days closed at 94.0%. The discount is mostly the cost of an early price that was ahead of the plan’s record.

The Capital Contribution and the Two Assessments

Your buyer owes the $15,000 Resale Capital Contribution at closing, and two master assessments run with the unit: $678 for the pickleball courts and the Golf Course Replacement Project, $7,895 as a lump sum by July 1, 2027 or $437.50 a quarter from July 2027 to April 2032. Buyers sometimes ask for a credit toward either. Whether a credit pays depends on the month and the competition, and we tell you plainly when it does.

Building the Paperwork Into the Contract Dates

A condominium buyer who receives the section 718.503 documents after signing may cancel for seven days after receipt, excluding weekends and legal holidays. We deliver the package before the contract, order both estoppels the week the contract is signed, and keep the closing date realistic around the Owner Information Form the club wants a week before closing.

What Does It Cost to Sell a Wedgewood at Vanderbilt Home?

Selling a Wedgewood at Vanderbilt home costs the negotiated brokerage commission, Florida documentary stamp tax on the deed at $0.70 per $100, the estoppel and questionnaire fees, a municipal lien search, and your share of prorated property taxes and assessments. In Collier County the buyer customarily pays the owner’s title policy, and the buyer owes the $15,000 capital contribution.

Data updated: September 2026 (Florida Statutes 201.02 and 718.116, Florida Department of Revenue, and the club’s 2026 fee sheet dated 20 Aug 2026)

Documentary Stamp Tax on the Deed

Florida charges $0.70 per $100 of consideration under section 201.02 of the Florida Statutes, and a Florida seller customarily pays it on a residential resale. At the Wedgewood twelve-month MLS median of $540,000 that is $3,780; at the county’s $547,500 median it is about $3,833. After commission, it is the largest fixed cost of selling.

Two Estoppels and a Questionnaire

The master association charges a $299 estoppel fee plus the $500 New Home Buyer Processing Fee that applies with the request, and the club charges $150 for the condominium questionnaire. The Wedgewood association’s own estoppel falls under section 718.116(8), which sets a $250 base fee when the account is current plus $100 for delivery within three business days and indexes those figures to inflation every five years. In Collier County the seller customarily pays estoppel fees; the contract decides.

Commission After the NAR Settlement

Since August 17, 2024, offers of buyer broker compensation cannot be advertised in the MLS, buyers sign written agreements with their own agents, and every commission is fully negotiable and not set by law. What you negotiate with us is the listing side, and whether to offer anything toward the buyer’s agent is a separate decision we make together, based on the buyers your home is likely to meet.

What Must a Wedgewood at Vanderbilt Seller Disclose Under Florida Law?

A Wedgewood at Vanderbilt seller owes the buyer the condominium resale package under section 718.503 of the Florida Statutes, because Wedgewood is a Chapter 718 condominium, and every Florida seller must disclose known facts that materially affect value and are not readily observable. The master association sits under Chapter 720, which creates a fork worth confirming with your closing agent.

Data updated: September 2026 (Florida Statutes 718.503, 720.401 and 689.261, current text; club Prospective Owners page, read 26 Sep 2026)

The Condominium Package Under Section 718.503

Section 718.503(2)(a) entitles a resale buyer to the declaration, articles, bylaws and rules, the annual budget and financial statement, the association’s structural integrity reserve study or a statement that it has not completed one, the milestone summary if applicable, and the state’s frequently asked questions document, at the seller’s expense. A contract signed before the buyer receives them is voidable for seven days after receipt, excluding weekends and legal holidays. Deliver the package before the contract, and that clock never runs.

The Chapter 720 Fork, Stated Carefully

Vanderbilt Community Association, the master, is a Chapter 720 homeowners’ association, and section 720.401 requires a homeowners’ association disclosure summary before a contract is signed. Section 720.401(2) states that the section does not apply to associations regulated under Chapter 718, and Wedgewood’s association is one. Where a Chapter 720 master sits over Chapter 718 condominiums, which disclosure form your contract carries is a question for your closing agent or real estate attorney. This is information, not legal advice. The Estate and Villa Home sellers in the same community owe the section 720.401 summary; Wedgewood sellers owe the condominium package.

What the Recorded Master Documents Assign to Each Side

The recorded Master Declaration makes the Resale Capital Contribution “the legal and personal obligation of the transferee,” the buyer, under §5.2.5, and the club’s 2026 fee sheet says both current master assessments “will remain the obligation of any successor owner.” The master association “does not have an application process for purchases.” The public master documents do not restate the statutory disclosure duty; the three Wedgewood declarations are not posted publicly and are read in the resale package.

The Property Tax Disclosure Summary

Section 689.261 requires that a buyer of residential property receive a property tax disclosure summary warning that the buyer should not rely on the seller’s current taxes. With 148 Wedgewood homes homesteaded on the 2026 roll, that warning describes the largest change in carrying cost many Wedgewood buyers will see.

Known Defects and Water History

Under Johnson v. Davis, a Florida seller who knows of facts materially affecting value that are not readily observable must disclose them. For a Wedgewood home that means prior water intrusion from above or below, plumbing leaks, insurance claims, unpermitted interior work and any special assessment adopted by the Wedgewood board. If your building is named in a FEMA letter of map amendment, include it in your package; it helps the buyer.

How Does Florida’s Condominium Safety Law Affect a Wedgewood Sale?

Florida’s condominium safety law helps a Wedgewood at Vanderbilt sale. The structural integrity reserve study and milestone inspection laws, and Collier County’s milestone ordinance, apply to condominium buildings of three habitable stories or more, and every one of Wedgewood’s 37 buildings is two stories. The association’s written statement ends the question.

Data updated: September 2026 (Florida Statutes 718.112 and 553.899; Collier County Ordinance 2024-48; club 2026 fee sheet)

What the Laws Say

Section 718.112(2)(g) requires a structural integrity reserve study “for each building on the condominium property that is three habitable stories or higher in height.” Section 553.899 requires a milestone inspection for “a building that is three habitable stories or more in height.” Collier County Ordinance 2024-48, adopted November 12, 2024, applies the milestone rule to buildings three stories or more by December 31 of the year they reach 30.

Why Wedgewood Sits Outside Both

Three independent records agree that each Wedgewood building has two levels of homes and no third: the club describes “two-story homes,” the Worthington building sheets draw a first and a second floor, and the county roll numbers every one of the 338 homes on a first or second floor only. By our reading of the texts against those records, no Wedgewood building needs a structural integrity reserve study or a milestone inspection as built. The formal story count belongs to the building official.

How Do Flood Zone and Insurance Affect Selling a Wedgewood Home?

Flood zone helps a Wedgewood at Vanderbilt sale. Every Wedgewood address point sits in FEMA Zone X, the area of minimal flood hazard, on the effective May 16, 2012 panels, the village is in hurricane evacuation Zone E about nine miles inland, and FEMA letters of map amendment name 22 of the 37 buildings.

Data updated: September 2026 (FEMA National Flood Hazard Layer, queried 26 Sep 2026; Collier County release, August 2026)

Zone X at Every Address Point

A census of the whole community found all 377 Wedgewood address points in Zone X and none in Zone AH, on panels 12021C0410H and 12021C0218H. The flooding source FEMA names in every Vanderbilt letter is ponding and overland flow, not storm surge. A federally backed lender does not require flood insurance in Zone X, although a lender may still ask.

The Letters of Map Amendment

FEMA letters from October 2013, September 2016 and November 2016 name 22 Wedgewood buildings across all three condominiums as removed from the Special Flood Hazard Area. If your building is named, the letter belongs in your listing file; the 2016 letters also warn that a new map will supersede them.

The Master Policy, the HO-6 and the Buyer’s Quote

Under section 718.111(11) the association insures the building and the owner insures the interior finishes, fixtures and belongings on an HO-6 policy. Citizens’ rule requiring flood coverage on residential wind policies from January 1, 2027 exempts condominium unit-owner policies. For scale, the median NFIP premium for a single condominium unit rated Zone X in ZIP 34120 was $679 across 32 policies, a ZIP-wide figure, not a quote, and unincorporated Collier County holds Community Rating System Class 5, a 25% discount.

What Will Your Buyer Pay to Own a Wedgewood at Vanderbilt Home?

A Wedgewood at Vanderbilt buyer pays $18,074.44 to $18,288.72 a year in 2026 association charges, the Wedgewood fee plus $13,159 in master dues, before the $1,200 food and beverage minimum, property tax, the HO-6 policy and electricity, plus $15,949 in one-time charges at closing led by the $15,000 capital contribution.

Source: the club’s 2026 Master Association Fees for All Neighborhoods, dated August 20, 2026. The Wedgewood block runs on an April 1, 2026 to March 31, 2027 fiscal year.

What the Fees Pay For

The Wedgewood fee covers property management, residential landscaping, water and sewer, pest control, building management and building insurance, and its reserve line funds exterior painting, roof tile replacement and waterline replacement. The master dues cover the club: the golf course, clubhouse, pools, tennis, fitness center, street lighting, access control, and cable television and internet. Owners pay no greens fees. Your listing should say exactly that, because “included” is the word buyers test.

One-Time Charges at Closing

The buyer’s one-time charges are the $15,000 Resale Capital Contribution, the $500 processing fee, the $299 master estoppel fee and the $150 questionnaire fee, $15,949 before any Wedgewood estoppel, subject to who the contract assigns each fee to. The 2024 recorded amendment exempts certain transfers from the $15,000, including transfers on death to an heir and transfers to a trust wholly owned by the member.

Which Wedgewood and Vanderbilt Rules Affect a Sale?

The Wedgewood at Vanderbilt rules that most affect a sale are the master leasing rules, the two-pet limit, the garage and golf-cart rules, the sign and open-house rules, and whatever the three Wedgewood declarations add, which are not posted publicly and are read in the resale package before the buyer is bound.

Data updated: September 2026 (Master Declaration and 2024 amendment; club Renter and Realtors pages, read 26 Sep 2026)

Leasing and Selling With a Tenant

Under the Master Declaration, leases run at least 30 days, except in February, and no more than one year, whole home only, with prior written approval, a $600 transfer fee and no more than four club-privilege transfers a year. A sale can proceed while a lease runs; the buyer takes the home subject to it, and while a tenant is in residence the tenant holds the club privileges. Give the buyer the lease and its end date early.

Pets, Garages and Carts

The master rule allows no more than two household pets per residence, leashed outside the home. Owners with a garage must park at least one vehicle in it, garage doors stay closed when not in use, and golf carts are kept only in an enclosed garage. The $2,200 private-cart Trail Fee requires storage in an attached garage, a condition every Wedgewood home meets and Waterford homes cannot.

What the Wedgewood Declarations Add

The three Wedgewood declarations, their amendments and the association’s own rules are not on the club’s public document library, so this page does not state any Wedgewood-level rule on leasing, pets, flooring or buyer approval. The master association has no purchase application; whether a Wedgewood declaration adds an approval step is answered by the condominium questionnaire, which we order before listing.

How Long Does It Take to Sell a Wedgewood at Vanderbilt Home?

A Wedgewood at Vanderbilt home priced to its plan sells quickly: the 13 Wedgewood MLS closings of the last twelve months took a median 26 days on market, seven of them 30 days or fewer. Homes priced ahead of their plan took 96 to 301 days. Closing then follows the estoppel and paperwork clocks.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser sales file, 29 Aug 2026)

Season and the Wedgewood Buyer

With 161 of 338 owners mailing their tax bills outside Florida, the buyer pool arrives from November to April, and many buyers shop from home in October. The MLS closings ran from October 2025 to June 2026, with both Newports closing in April after 4 and 14 days. We set the launch date around your plans and the live competition.

A Realistic Sequence

A typical sequence runs two to three weeks of preparation, photography and paperwork; the marketing period; an inspection period after contract; and a closing that allows for both estoppels, the questionnaire, the buyer’s insurance and appraisal, and the Owner Information Form the club asks for at least a week before closing. Estoppels are due within ten business days of a request. We write every clock into the contract.

What Should Your Listing Say About Life at Wedgewood?

A Wedgewood at Vanderbilt listing should say what the village actually offers: a carriage home with its own attached garage and interior door, a screened lanai over the lake or course, two village pools, no exterior maintenance, and full Vanderbilt Country Club membership with the deed and no greens fees for owners.

Data updated: September 2026 (club real estate page and FAQ, read 26 Sep 2026; Collier County Public Schools address service, 2026-27)

The Club Membership, Accurately

Membership is mandatory and comes with every residential purchase: an 18-hole, par 72 course by Gordon Lewis, redesigned by Kipp Schulties in 2015, the clubhouse, the resort-style main pool, six lighted Har-Tru tennis courts, bocce and a 5,100 square foot fitness center. Members approved on May 7, 2026 converting a court into four permanent pickleball courts, construction scheduled for fall 2026.

The Village Pools and the Lanai

The club counts two satellite pools in Wedgewood, the Danbury Pool near the Fitness Center and the North Danbury Pool at the northwest bend of Danbury Boulevard, and describes the carriage homes as having “spectacular lake and golf course front views.” Your listing photographs should prove the view from your own lanai.

Schools, Gate and Getting Around

Wedgewood is zoned to Bear Creek Elementary, Oakridge Middle and Barron Collier High for 2026-27, all graded A for 2025-26; older listings that name Big Cypress Elementary are out of date. The staffed Main Gatehouse on Vanderbilt Beach Road is the guest entrance. Vanderbilt Beach Park is about 9.6 road miles and 19 minutes off-peak from the clubhouse.

Why Does a Wedgewood Specialist Matter When You Sell?

A Wedgewood at Vanderbilt specialist matters because the facts that decide a sale here live in plan sheets, recorded documents and two public records, not in a listing feed: seven plans on two floors, three condominiums with three fees, two estoppels and a questionnaire, a buyer-paid $15,000 contribution, and a structural study exemption buyers want in writing.

What a General Naples Agent Tends to Miss Here

A general agent may price a Wedgewood home off the community median, describe an upstairs Lancaster II as if it were a Newport, order one estoppel instead of two plus the questionnaire, deliver the section 718.503 package after the contract and trigger a seven-day cancellation window, or fail to state the structural study exemption. None of those errors is exotic, and each one costs a seller time or money.

Selling in Naples, the Wider Frame

If you are thinking, “I need someone to sell my house in Naples, Florida,” McGreevy and Comisar helps homeowners price, market, negotiate, and sell with a local strategy built for Estero, Bonita Springs, Naples, Fort Myers, Lee County, Collier County, and Babcock Ranch. The village detail behind this page is in our Wedgewood at Vanderbilt neighborhood guide.

Are You Also Buying Your Next Home in Southwest Florida?

Many Wedgewood at Vanderbilt sellers are moving within Collier or Lee County, and some move within the gate, so the sale and the next purchase are one financial plan. We run both sides together, including the timing of two closings, the $3,500 current-owner capital contribution and the Save Our Homes portability claim.

Buying and Selling in the Same Season

A Florida homesteader who sells and establishes a new Florida homestead may transfer accumulated Save Our Homes benefit, within statutory limits, by filing with the new homestead application. Homestead status is fixed on January 1 each year, so we sequence both closings around that date. If you are buying, read how we represent buyers in Southwest Florida and Call Marc at (239) 287-5873.

How do I sell my home in Wedgewood at Vanderbilt?

Start with a written valuation built from your own plan’s sales, not a portal estimate, then prepare the paperwork before you list: both estoppel requests, the condominium questionnaire, the section 718.503 package and the association’s structural study statement. Launch in the fall for the seasonal buyer and price inside your plan’s record. Call Jesse direct at (239) 898-6072 to begin.

Who is the best listing agent for Wedgewood at Vanderbilt?

Look for an agent who prices by plan and floor from recorded and MLS sales, knows the two-estoppel paperwork and the structural study exemption, and personally negotiates the offer. McGreevy and Comisar are Top 1% Real Estate Agents Nationally Since 2008 and the #1 Team in Southwest Florida since 2012, and Jesse and Marc handle every listing themselves.

What is my Wedgewood home worth?

It depends first on your plan, floor and garage. The 13 Wedgewood MLS closings of the last twelve months ran from $505,000 to $575,000, median $540,000, and the county’s 16 recorded sales ran from $455,000 to $600,000, median $547,500. Request a free Wedgewood at Vanderbilt valuation for your specific home.

How many Wedgewood homes sold in the last year?

Thirteen closed on the Southwest Florida MLS in the twelve months to September 26, 2026, and Collier County recorded 16 qualified sales in the twelve months to August 29, 2026, 4.7% of the village’s 338 homes.

How long will my Wedgewood home take to sell?

The median was 26 days on market across the 13 MLS closings, and seven sold within 30 days. The five that took more than 90 days were priced ahead of their plan’s record. Closing adds the estoppel and paperwork clocks.

What share of the asking price do Wedgewood homes get?

A median 95.6% of final list price across 13 MLS closings (mean 95.7%), and a median 97.6% for the seven homes that sold within 30 days.

Are Wedgewood prices dropping?

The county twelve-month median of $547,500 is about 8.4% below the thin 2023 peak of $597,500, but it matches the 36- and 60-month medians of $550,000, and 2025 recorded more sales than any year since 2021. The market has settled rather than fallen.

Which Wedgewood plan sells for the most?

The second-floor Newport, with a 24-month county median of $575,000 (n = 5, odd), and the two April 2026 Newports closed on the MLS at $565,000 and $575,000.

Which plan is hardest to sell right now?

The first-floor Lancaster, the smallest plan: all three Wedgewood listings at the September 26, 2026 pull were Lancasters, each on the market more than 200 days.

Does a double garage add value?

The double-garage plans are also the larger plans, so the record cannot separate the garage from the size. Buyers with a second car or a private cart ask for it first, and we market it first.

When should I list my Wedgewood home?

In the fall, so the home is live from November through April, when the seasonal buyer arrives. With 161 owners mailing tax bills outside Florida, many buyers begin shopping from home in October.

Do buyers compare Wedgewood with Waterford?

Yes. Waterford’s 10 MLS closings in the same twelve months had a $337,000 median and took a median 87 days. Your listing should explain the garage, the larger plans and the structural study exemption.

Does the SIRS law apply to my Wedgewood building?

No. The structural integrity reserve study and the milestone inspection apply to condominium buildings of three habitable stories or more, and every Wedgewood building has two. Ordinary condominium reserves still apply.

How many estoppel certificates does a Wedgewood sale need?

Two, one from the Wedgewood association and one from the master association, plus the club’s $150 condominium questionnaire.

What do the estoppels cost?

The master association charges $299 plus the $500 New Home Buyer Processing Fee; the Wedgewood estoppel follows the section 718.116(8) cap, a $250 base plus $100 for rush delivery, indexed to inflation. The contract decides who pays.

Who pays the $15,000 capital contribution when I sell?

The buyer. The Master Declaration makes it “the legal and personal obligation of the transferee,” and a current owner buying another home inside pays $3,500. A seller credit is a negotiation, not a rule.

Who pays the golf course replacement assessment?

It is charged at the unit level and remains the obligation of any successor owner, so your buyer inherits any unpaid balance unless the contract says otherwise. The estoppel shows the figure.

What documents must I give a Wedgewood buyer?

Under section 718.503(2)(a): the declaration, articles, bylaws and rules, the budget and financial statement, the structural study or a statement that none has been completed, and the state’s frequently asked questions document, at your expense.

What happens if my buyer receives the documents late?

The contract is voidable by the buyer until seven days after receipt, excluding weekends and legal holidays. Delivering the package before the contract avoids a late cancellation.

Do I owe the section 720.401 HOA disclosure summary?

Section 720.401 states it does not apply to Chapter 718 associations, and Wedgewood’s is one, but the master association is a Chapter 720 association. Ask your closing agent or attorney which form your contract carries; this is information, not legal advice.

Do I need the association’s approval to sell?

The master association “does not have an application process for purchases.” Whether a Wedgewood declaration adds an approval step is answered by the condominium questionnaire, which we order before listing.

Is my Wedgewood home in a flood zone?

No. Every Wedgewood address point is in Zone X on FEMA’s effective map, and FEMA letters name 22 of the 37 buildings. The preliminary 2025 map keeps the same zones.

Will my buyer need flood insurance?

A federally backed lender does not require it in Zone X, although a lender may still ask. The association insures the building, and Citizens’ 2027 flood rule exempts condominium unit-owner policies.

Will my buyer’s taxes be higher than mine?

Probably, if you are homesteaded, because your Save Our Homes cap does not pass to the buyer. The median 2026 preliminary Wedgewood tax bill is $3,883.46, and the median just value is $432,825.

What are my closing costs as a Wedgewood seller?

Commonly the documentary stamp tax at $0.70 per $100, $3,780 on a $540,000 sale, the estoppel fees, a lien search, a tax proration credit and the negotiated commission. In Collier County the buyer customarily pays the owner’s title policy.

Can I put a For Sale sign up at Wedgewood?

One 24 by 24 inch sign in the association’s tan and blue design, street side only, no riders, removed once under contract, per the club’s Realtors page. Ask the association where it may stand at your building.

Can I sell my Wedgewood home with a tenant in it?

Yes. Leases run no longer than a year under the master rules, the tenant holds the club privileges while in residence, and the buyer takes the home subject to the lease. Time the closing and the lease end together.

What updates pay off before listing?

Paint, lighting, flooring and a clean, bright lanai usually return the most. Kitchens and baths matter when clearly dated; the six Nottingham II sales spread $85,000 largely on condition.

Can I sell my Wedgewood home by owner?

You can. The master association has no purchase application and the sign rules allow an owner’s sign, but you still owe the section 718.503 package and the estoppels, and pricing a plan against its own record decides the result.

Will I owe capital gains tax when I sell?

It depends on your basis, use and exemption; IRS Publication 523 explains the primary-residence exclusion, and a foreign seller may face FIRPTA withholding. Confirm with your CPA before you list.

What should I do first if I am thinking about selling?

Request a written valuation, find your plan and your building’s flood letter, order the condominium questionnaire, and note when your building’s roof and paint were last done. Then Call Jesse direct at (239) 898-6072 and choose timing with the live competition in view.
