Buying a home in Waterford at Vanderbilt means buying one of 240 condominiums in ten three-story elevator buildings of 24, nine on Parkstone Place and one at 8285 Danbury Boulevard, inside Vanderbilt Country Club in Naples, Florida 34120. It is the lowest-priced way into a bundled-golf club: full membership comes with the deed, the association insures and maintains the building, and Florida’s post-Surfside structural laws apply to every building. This page is the step by step purchase path, plan by plan and floor by floor. For the full portrait of the village, read our Waterford at Vanderbilt neighborhood guide.

Buying a home in Waterford at Vanderbilt takes five things most Naples purchases do not: a plan and floor chosen before a price, the building’s structural integrity reserve study read before you are committed, two estoppels and a condominium questionnaire, a $15,000 Resale Capital Contribution at closing, and a budget of about $18,400 a year in fees and dues.

Everything below comes from the club’s 2026 fee sheet and floor plans, the recorded Master Declaration, the state’s condominium and structural study records, the county’s milestone map, roll and sales file, FEMA’s flood layer and the Southwest Florida MLS. Where the public record stops, this page says so.
Every Waterford building repeats one stack: eight homes a floor on three floors, the two 1,700 square foot Brightons on the corners, two 1,440 square foot Astons beside them and four 1,282 square foot Hamptons in the middle. The county roll counts 120 Hamptons, 60 Astons and 60 Brightons, built by Worthington Communities from 1998 to 2001.
Waterford is three recorded condominiums, No. 1 (72 homes), No. 2 (72) and No. 3 (96), run by one association, Waterford at Vanderbilt Condominium Association, Inc. Above it sits the Vanderbilt Community Association, which owns the golf course and clubhouse. Every Waterford buyer therefore answers to two bodies and pays two bills.
Waterford has no garages, only covered parking and a lockable storage room. By our reading of the club’s cart rule it has no private golf carts. There are no private pools; the village shares the Parkstone Pool. There is no age restriction, and no exemption from Florida’s condominium safety laws, because every building is three stories.
Waterford at Vanderbilt buyers work with McGreevy and Comisar because a Waterford purchase turns on paper a listing does not show: the structural integrity reserve study, the reserve line, the milestone year for the building, the plan-and-floor price record and the fee stack. We read every public Waterford record before we write an offer.

Before you are committed, your agent should hand you the state’s record of the structural study, a written question on whether the budget funds it, the building’s milestone year, both estoppel requests, the questionnaire and the master insurance page.
These eight facts decide most Waterford at Vanderbilt purchases, and each one is sourced in the sections below: the price by plan, the pace of sales, the fee stack, the capital contribution, the structural study, the milestone schedule, the flood map and the tax reset.
We track the Waterford at Vanderbilt market from two independent systems rather than a portal: the Southwest Florida MLS, which counted ten Waterford closings in the twelve months to September 26, 2026, and Collier County’s recorded, qualified sales, which counted 19 in the 24 months since September 2024. Both are published here, labelled, and never blended.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser sales file, 29 Aug 2026)
We placed every Vanderbilt Country Club row in the September 26, 2026 MLS pull in its village by address, so the ten closings and four listings below are Waterford only, and we matched each county sale to its building, floor and plan. County per-foot figures use the county’s base area, which at Waterford equals the plan’s living area, and are never set against an MLS figure.
The county keeps only deeds it grades as market sales, and its file stops at August 29, 2026; the MLS runs to September 26. So the county shows six qualified Waterford sales in twelve months where the MLS shows ten closings, yet the medians agree: $334,500 and $337,000.
The Waterford at Vanderbilt market for buyers is steady, close to asking and slow: ten MLS closings in the twelve months to September 26, 2026 at a $337,000 median, a median 97.3% of final list price after a median 87 days on market, with four homes for sale and about 4.8 months of supply.

Active listings on September 26, 2026 | 4 |
Months of supply | about 4.8 (4 listings against 10 closings a year) |
Across the whole development, all four home types blended, the same pull shows 31 closings at a $528,000 median, 33.5 days and 95.6%. That blend is not a Waterford price, and the next table is. Half of Waterford’s closings needed more than 87 days, against 26 for Wedgewood, which gives a buyer time to read the condominium file. Wider MLS windows, 24, 36 and 60 months of days on market and sale-to-list: 24 months, 21 closings, a median 60 days on market, 98.33 percent of final list price; 36 months, 33 closings, a median 49 days on market, 97.37 percent of final list price; 60 months, 79 closings, a median 19.5 days on market, 98.33 percent of final list price (Southwest Florida MLS, Matrix, Development Vanderbilt Country Club, closed September 26, 2021 to September 26, 2026, pulled September 29, 2026).

Source: Southwest Florida MLS Matrix, pulled September 26, 2026; building address only, floor and plan from the MLS living area and the county’s plan set. These are all-brokerage records, not our transactions. On the same rows, by our arithmetic, the two Brightons closed at $370,000 and $405,000, the four Astons at a $337,000 median (even; $335,000 and $339,000) and the four Hamptons at a $297,500 median (even; $295,000 and $300,000).
At the median, Waterford buyers paid a little over 97 percent of the final asking price. Because the ratio is measured against the list price in force at the sale, a home cut before a buyer arrived still shows a high ratio, so we pull each listing’s full history, not only its current price. The two lowest ratios, 90.9% and 92.9%, went to a Hampton that sat 375 days and an Aston listed at $365,000, above the plan’s $344,000 county median.
Building | Floor | Plan | MLS living sq ft | List price | Days on market at the pull |
|---|---|---|---|---|---|
8239 Parkstone Pl | First | Aston | 1,440 | $379,000 | 146 |
8253 Parkstone Pl | First | Hampton | 1,282 | $315,000 | 176 |
8247 Parkstone Pl | Second | Hampton | 1,282 | $299,999 | 113 |
8247 Parkstone Pl | Second | Hampton | 1,282 | $295,000 | 99 |
Southwest Florida MLS, active on September 26, 2026. Three of the four are Hamptons, and all four had been listed 99 to 176 days. No Brighton was for sale. The two second-floor Hamptons ask what the two upper-floor Hamptons closed at in 2026, $295,000 and $300,000; the first-floor Aston asks $15,000 above the May 2026 first-floor Aston closing at $364,000 and $44,000 above the September 2026 one at $335,000.
The freshest Waterford price evidence is a public-record sale. On August 20, 2026, a second-floor Brighton at 8267 Parkstone Place, 1,700 square feet of MLS living area, closed at $405,000 against a final list of $409,000, 99.0% of asking, after seven days on the market.
Waterford at Vanderbilt had four homes for sale on September 26, 2026 against ten MLS closings in a year, and no Brighton on the market. The buyer who holds a pre-approval, the plan-and-floor record and the structural file questions is the buyer who gets the right home at the right price. A Waterford condominium has recently cost $295,000 to $455,000 on the county record: 19 qualified resales in the 24 months since September 2024 at a $350,000 median, with the corner Brighton about $70,000 above the Hampton at the median and first-floor homes selling for more per square foot than third-floor homes.

60 months since September 2021 | 78 | $350,000, even ($350,000 and $350,000) | $200,000 to $520,200 | $265.94 |
Source: Collier County Property Appraiser 2026 preliminary roll, qualified improved sales. The median has held at $350,000 across three windows while the per-foot median has drifted down, from $265.94 over five years to $232.06 over the last twelve months.
Plan | Sales | Median, parity | Range | Median $ per sq ft |
|---|---|---|---|---|
Hampton, 1,282 sq ft | 8 | $345,000 (even; $345,000 and $345,000) | $295,000 to $350,000 | $269.11 |
Aston, 1,440 sq ft | 5 | $344,000 (odd) | $330,000 to $400,000 | $238.89 |
Brighton, 1,700 sq ft | 6 | $417,500 (even; $415,000 and $420,000) | $358,000 to $455,000 | $245.59 |
The Aston’s 24-month median sitting at the Hampton’s is a small-sample artifact: over 36 months the medians run $340,000 for the Hampton (n = 16), $371,500 for the Aston (n = 9) and $432,500 for the Brighton (n = 8), the ladder a buyer would expect.
Floor | Sales, 24 months | Median, parity | Median $ per sq ft, 24 months | Median $ per sq ft, 60 months |
|---|---|---|---|---|
First | 5 | $350,000 (odd) | $270.83 | $269.97 (n = 20) |
Second | 8 | $345,000 (even; $345,000 and $345,000) | $253.27 | $261.31 (n = 31) |
Third | 6 | $357,000 (even; $339,000 and $375,000) | $236.66 | $252.94 (n = 27) |
Price per foot falls as you go up at Waterford, in both windows. That is the opposite of the county assessor’s $5,000-a-floor step, and for a buyer it makes a third-floor home with the long view the value in the village.
Plan | First floor | Second floor | Third floor |
|---|---|---|---|
Hampton | $256,400 | $261,400 | $266,400 |
Aston | $280,800 | $285,800 | $290,800 |
Brighton | $323,000 | $328,000 | $333,000 |
Collier County 2026 preliminary just values: every home of the same plan and floor carries the same value. The median across all 240 is $273,600, about 22% below the $350,000 sale median. A just value is a tax figure on a lag, not a price, and an appraisal will be built from sales.
For thirteen years, 2008 to 2020, the calendar-year median sat between $153,500 and $210,000. It went from $199,500 in 2021 (n = 32) to $350,000 in 2022 (n = 23) and peaked at $370,000 in 2024 (n = 11). The twelve-month county median of $334,500 is 9.6% below that peak, and the 2026 Hampton sales set the low end of the range. The record cannot say whether the condominium safety deadlines or the wider condominium slowdown weighed more, and we do not claim a cause.
The Waterford plan and floor that fits you depends on space, light and budget: the 1,282 square foot Hampton is the entry plan and half the village, the 1,440 square foot Aston adds a den, and the 1,700 square foot corner Brighton adds glass and a third bedroom option, on a first, second or third floor.
Data updated: September 2026 (Worthington floor plans hosted by the club; Collier County 2026 preliminary roll, files dated 29 Aug 2026)
Two bedrooms and two baths in 1,282 square feet, with a 12 foot 4 inch by 14 foot master suite, a morning room off the kitchen, an inside laundry and a 95 square foot lanai. The four middle positions on every floor, 120 homes in all; eight county-recorded sales ran $295,000 to $350,000 in 24 months.
Two bedrooms plus a 12 foot 6 inch by 10 foot den in 1,440 square feet, a 17 by 11 foot master and a 133 square foot lanai. Sixty homes; five county-recorded sales ran $330,000 to $400,000 in 24 months, and four MLS closings ran $330,000 to $364,000 in twelve.
The corner home: two bedrooms plus a den or third bedroom in 1,700 square feet, a 12 foot 8 inch by 18 foot master and a 243 square foot lanai with its own storage. Sixty homes, and the plan the market pays for: county sales of $358,000 to $455,000 in 24 months, and a first-floor Brighton set the 36-month high of $490,000 in May 2024.
A first-floor home gives a lanai at grade and no elevator wait, and it has sold for the most per foot. A third-floor home gives the long view over the 10th and 11th holes and, on the record, the lowest price per foot. The club describes an elevator to upper floors; the number of cars per building is not published, so ask.
Nine buildings are on Parkstone Place, and the tenth stands at 8285 Danbury Boulevard. A search for “Parkstone Place” misses its 24 homes, so we search both addresses for you, and your insurer and lender should see the right one.
Owning a Waterford condominium costs a 2026 condominium fee of $5,253.56 a year in No. 1 and No. 2 and $5,278.40 in No. 3, plus $13,159 in master dues, for $18,412.56 to $18,437.40 a year before the $1,200 food and beverage minimum, per the club’s fee sheet dated August 20, 2026.
Data updated: September 2026 (VCA 2026 Master Association Fees for All Neighborhoods, dated 20 Aug 2026, read 26 Sep 2026)
Condominium | Homes | Operating fee, quarterly | Reserve fee, quarterly | Annual Waterford fee | With $13,159 master dues |
|---|---|---|---|---|---|
No. 1 | 72 | $936.79 | $376.60 | $5,253.56 | $18,412.56 |
No. 2 | 72 | $936.79 | $376.60 | $5,253.56 | $18,412.56 |
No. 3 | 96 | $936.79 | $382.81 | $5,278.40 | $18,437.40 |
The last column is our addition of the published lines. The condominium fiscal year runs April 1, 2026 to March 31, 2027.
In the fee sheet’s words, the Waterford operating fee covers “property management, residential landscaping, water & sewer, pest control, building maintenance, building insurance, and garbage,” and the Waterford reserve covers “exterior painting, roof tile replacement, and waterline replacement.” The master dues pay for the golf course, clubhouse, pools, tennis, Fitness Center, access control, and cable television and internet.
Your HO-6 policy, electricity inside the home, the $1,200 food and beverage minimum, cart fees at $33 for 18 holes, and the two club-wide assessments are all on top. How the budget divides reserves among the structural study’s components is in the adopted budget, not on the fee sheet.
For a No. 3 home bought in late 2026 with the golf assessment paid as a lump sum: $15,000 capital contribution, $500 processing fee, $18,437.40 in fee and dues, $1,200 minimum and $7,895 golf assessment come to $43,032.40 over the first twelve months, before property tax, insurance, any pickleball balance and ordinary closing costs (our arithmetic). Later years carry $19,637.40 at 2026 rates.
The capital contribution when you buy at Waterford is the Vanderbilt Community Association’s $15,000 Resale Capital Contribution for a new buyer, or $3,500 for a current owner buying another home inside the gates, paid at closing under section 5.2.5 of the Master Declaration as amended in 2024 and the 2026 fee sheet.
Data updated: September 2026 (2026 fee sheet dated 20 Aug 2026; recorded Master Declaration amendment of 7 Mar 2024)
The Declaration makes the contribution “the legal and personal obligation of the transferee,” the buyer. By our reading nothing in the Declaration or the fee sheet refunds it when you later sell; the next buyer pays their own. Who bears it in a given sale is a contract term.
The 2024 amendment exempts a transfer to the association by lien foreclosure, a transfer on death to an heir or beneficiary, a transfer to a current or former spouse, a transfer to a trust or entity wholly owned by the member, and a transfer to an existing record co-owner.
The $15,000 is a flat amount, not a percentage, so it is about 4.3% of Waterford’s $350,000 24-month median against about 2.8% of Wedgewood’s $545,000. At the MLS median of $337,000 it is about 4.5%. Buyers price it in, and in a slow month a seller may credit part of it.
The Pickleball Project assessment is $678 a unit, lump sum or $56.50 a month from June 2026 to May 2027. The Golf Course Replacement assessment is $7,895 by July 1, 2027, or $437.50 a quarter from July 2027 to April 2032 ($8,750). Both “will remain the obligation of any successor owner,” per the fee sheet, so ask for the balance on the estoppel and negotiate a credit.
Club membership at Waterford works like every Vanderbilt Country Club home: it is mandatory and attaches to the deed, with no application, initiation fee, equity certificate or waitlist. The club says the Vanderbilt Community Association “does not have an application process for purchases”; you return an Owner Information Form and become a member when the deed records.
Data updated: September 2026 (club Real Estate FAQ and Prospective Owners page; Master Declaration as amended 2024, read 26 Sep 2026)
The 18-hole, par-72 course designed by Gordon Lewis and redesigned by Kipp Schulties in 2015, with no greens fees for owners’ designees; the clubhouse and Terrace Café; the main pool and spa and the Parkstone Pool; six lighted Har-Tru tennis courts, pickleball and three bocce courts; the 5,100 square foot Fitness Center; and summer reciprocity with over 40 area clubs from May 1 to October 31.
Since the 2024 amendment, privileges are capped at two owner’s designees per residence, with unmarried dependents under 23 who live at home or attend school. A trust or entity names two natural persons over 21. Plan how title will be held with that rule in mind.
The fee sheet requires a private-cart member to store the cart in an attached garage to pay the $2,200 trail fee. Waterford homes have covered parking, not garages, so by our reading a Waterford owner uses club carts at $33 for 18 holes or $21 for nine. If a private cart matters, that is the strongest reason to look at Wedgewood.
Yes, on the state’s record. Waterford at Vanderbilt reported to Florida’s condominium regulator a structural integrity reserve study completed November 19, 2024 and delivered to owners December 10, 2024, covering ten buildings, with no special assessment reported alongside it. The study’s funding plan and dollar figures are not published; buyers obtain them from the association.
Data updated: September 2026 (DBPR SIRS databases, read 26 Sep 2026)
After the 2021 Champlain Towers South collapse in Surfside, the Legislature passed SB 4-D in 2022, requiring buildings of three habitable stories or more to have a structural integrity reserve study under section 718.112(2)(g) and a milestone inspection under section 553.899. SB 154 in 2023 and HB 913 in 2025 refined both. Waterford’s buildings are three stories; Wedgewood’s two-story buildings are outside both laws.
Field on the state’s record | Value as submitted |
|---|---|
Project | Waterford at Vanderbilt |
Buildings covered | 10 |
Prepared by | Reserve Advisors, by a credentialed reserve specialist |
Study cost | $7,950 |
Special assessment reported with the study | No |
Study completed | November 19, 2024 |
Study provided to owners | December 10, 2024 |
The report was filed under Condominium No. 1’s state project but lists ten buildings, so by our reading one study covers all three condominiums, thirteen months ahead of the December 31, 2025 deadline. The later state database holds no separate Waterford record.
The state’s record says the study exists; it does not publish what the study says. No public source we reached states its component list, remaining useful lives, replacement costs, recommended annual contribution, current reserve balance or percent funded. You receive the study itself under section 718.503(2)(a), at the seller’s expense.
The fee sheet bills $1,506.40 to $1,531.24 a year per home in reserves and describes them as painting, roof tile and waterlines, about $363,900 a year across 240 homes (our arithmetic). The statute’s list is longer: structure, fireproofing and fire protection, plumbing, electrical, windows and exterior doors, and waterproofing. The written question for the association: does the 2026 to 2027 budget fund reserves at or above the study’s baseline plan for every component?
For budgets adopted on or after December 31, 2024, owners may not vote to waive or reduce reserves for the study’s items, and a special assessment, line of credit or loan to fund them needs a majority of the total voting interests. Our search of the Clerk’s index under the association’s name found no recorded loan or line of credit; the estoppel and the financial statement are the documents that confirm the current position.
The Waterford milestone inspections are due by building, under Collier County’s 30-year rule: Building 1 in 2028, Buildings 2 and 3 in 2029, Buildings 4 to 6 in 2030 and Buildings 7 to 10 in 2031, per the county’s milestone inspection map. None is due now, and each building has its own open county file.
Data updated: September 2026 (Collier County milestone inspection map, queried 26 Sep 2026)
Section 553.899 requires a condominium building of three habitable stories or more to have a milestone inspection by December 31 of the year it reaches 30 years of age, and every ten years after. Phase one is a visual review by a licensed architect or engineer; phase two follows only if phase one finds substantial structural deterioration. The association must send the summary to every owner.
Collier implemented the statute in Ordinance 2022-42 and amended it with Ordinance 2024-48, adopted November 12, 2024. The county uses the 30-year trigger, not the optional 25, and gives an association 150 days from a phase two report to obtain permits and complete the indicated repairs.
Building | Address | Condominium | Milestone year |
|---|---|---|---|
1 | 8217 Parkstone Pl | No. 1 | 2028 |
2 and 3 | 8223 and 8231 Parkstone Pl | No. 1 | 2029 |
4 to 6 | 8239, 8241 and 8247 Parkstone Pl | No. 2 | 2030 |
7 to 10 | 8253, 8259 and 8267 Parkstone Pl; 8285 Danbury Blvd | No. 3 | 2031 |
A home in Building 1 has the earliest engineering read coming, by December 31, 2028; once it exists, the inspector’s summary joins the resale package. A phase two finding can shift the reserve plan, because the statute lets an association delay its next study or pause reserves for up to two budgets to pay for milestone repairs. Ask which building you are buying in and when its year falls.
The steps to buy a condominium at Waterford are: choose the plan and floor, get pre-approved, read the state’s structural study record, write the offer around the seven-day document clock, order the questionnaire and both estoppels, send the structural and insurance questions to the association, insure, and close on the Owner Information Form.
Data updated: September 2026 (club Prospective Owners page; Florida Statutes 718.503, current text)
Hampton, Aston or Brighton first, then the floor. It narrows 240 homes to the dozen or so you would actually buy.
Ask your lender early whether it will lend on the building; lenders review condominium projects, and the structural study and reserves are part of that review. Then save a search for both addresses, Parkstone Place and 8285 Danbury Boulevard.
Confirm the November 2024 study on the state’s database and your building’s milestone year on the county’s map before you tour.
A resale contract is voidable for seven days after you receive the association documents, excluding weekends and legal holidays. Build the inspection period, the insurance quote and the lender’s condominium review around it.
The $150 condominium questionnaire, the condominium association’s estoppel and the master association’s estoppel ($299, with the $500 New Home Buyer Processing Fee), all in the first days.
Ask whether the budget funds the study’s baseline plan, whether any assessment or loan vote is scheduled, and for the master policy’s declarations page.
Order a home inspection of the unit and an HO-6 quote on the actual home, including loss-assessment coverage.
Return the Owner Information Form and a headshot for each designee at least a week before closing, pay the $15,000 contribution, and membership attaches when the deed records.
A Waterford buyer should request the full section 718.503 resale package, which includes the structural integrity reserve study, plus the adopted budget and reserve schedule, the master insurance declarations page, any board or member vote on assessments or loans since 2024, both estoppel certificates and the $150 condominium questionnaire.
Data updated: September 2026 (Florida Statutes 718.503, 718.116 and 720.30851, current text; club Prospective Owners page)
Under section 718.503(2)(a), a buyer who signs a resale contract is entitled, at the seller’s expense, to the declaration of condominium, the articles, the bylaws and rules, the annual financial statement and budget, the inspector’s milestone summary if applicable, the most recent structural integrity reserve study, and the association’s Frequently Asked Questions and Answers document.
The contract must carry the statute’s seven-day voidability clause. For contracts signed after December 31, 2024, the statute also requires a conspicuous statement if a required study or milestone inspection has not been completed; on the state’s record, Waterford’s study is complete and no milestone is yet due.
A Waterford sale needs two: the condominium association’s under section 718.116 and the master association’s under section 720.30851. The estoppel is where you first see the balances of the two club-wide assessments and any Waterford assessment, so order both the day the contract is signed.
Waterford at Vanderbilt is in FEMA Zone X, minimal flood hazard, at all ten buildings on the current map, with ground at about 15.5 to 16.2 feet, and six buildings hold Letters of Map Amendment. FEMA’s preliminary map changes no Waterford zone. The village sits about nine miles inland, in Collier evacuation Zone E.
Data updated: September 2026 (FEMA National Flood Hazard Layer and USGS elevation service, queried 26 Sep 2026)
Buildings | FEMA zone at the building | Ground, feet NAVD88 | Letter of Map Amendment |
|---|---|---|---|
1 to 3 | X, minimal hazard | about 15.5 to 16.2 | none found |
4 | X, minimal hazard | 15.6 | out as shown |
5, 6, 8 and 9 | X, minimal hazard | 15.6 to 15.8 | removed from the flood zone |
7 | X, minimal hazard | 15.6 | none found |
10 | X, minimal hazard | 15.8 | removed from the flood zone |
Of the 290 county address points across the three condominiums, every residential unit reads Zone X; the 37 points in Zone AH are the numbered points at each building address that, by our reading of the club’s description, mark the covered parking and storage structures.
The effective panel dates from May 16, 2012. FEMA’s preliminary map, with a target effective date of summer 2027 per Collier County’s August 2026 release, renumbers the panel and changes no Waterford zone. The 2016 letters carry FEMA’s note that a new map will supersede them, so ask the association to keep its letter on file.
Parkstone Place returns Collier evacuation Zone E, the fifth of six. Hurricane Ian’s 2022 surge covered the county south and west of US 41, far from Waterford; Irma in 2017 was the wind event, with a 112 mph gust at the North Naples station.
Insuring a Waterford condominium means two policies: the association’s master policy on the building, paid through the fee, and your HO-6 policy on the interior, contents, liability and loss assessment. The master policy’s carrier, premium and windstorm deductible are not published, so ask for the declarations page before your inspection period ends.
Data updated: September 2026 (Florida Statutes 718.111(11); Citizens Property Insurance flood page; FEMA CRS list of April 2026)
Section 718.111(11) requires the association to insure the building at replacement cost and leaves floor, wall and ceiling coverings, fixtures, appliances, water heaters, cabinets and countertops to the owner. A named-storm deductible can reach owners as an assessment, so price loss-assessment coverage on the HO-6. Every building predates the March 1, 2002 statewide code, and 2019 roofing notices for all three condominiums suggest roofs about seven years old.
In Zone X, federal rules do not require flood insurance on a federally backed mortgage, though a lender may. Collier County is a Community Rating System Class 5 community, a 25% discount on eligible NFIP policies. Citizens’ flood requirement, which reaches its personal residential wind policies on January 1, 2027, exempts HO-6 condominium unit-owner policies.
Property taxes after you buy at Waterford will follow your purchase price, not the seller’s bill. The 2026 preliminary roll’s median Waterford bill is $2,667.08, $2,771.08 for non-homestead homes and about $1,600 for homesteaded ones, at 10.5058 mills for 2025.
Data updated: September 2026 (Collier County Property Appraiser 2026 preliminary roll, files dated 29 Aug 2026)
A homesteaded seller’s Save Our Homes benefit does not transfer to you, and your first full bill follows the county’s next assessment after the sale. Florida Statutes 689.261 requires a property tax disclosure summary warning you not to rely on the seller’s taxes.
A taxable value equal to the $337,000 MLS median at 10.5058 mills with no exemption would be about $3,540 a year (our arithmetic). The county’s just values sit well below Waterford sale prices, so read it as an upper-end illustration, not a quote for any home.
If Waterford will be your permanent Florida residence on January 1, apply for the homestead exemption by the deadline. Only 64 of 240 Waterford homes, 26.7%, carry one, so most Waterford homes are not their owners’ Florida homestead.
No community development district covers Vanderbilt Country Club, per the state’s official list of special districts, so there is no district bond line on your bill.
The Waterford rules that decide whether a home works for you are the master association’s leasing rules, the two-pet limit, covered parking with no garage, association control of every exterior change, and the Waterford declarations themselves, which are not posted publicly and may add limits of their own.
Data updated: September 2026 (Master Declaration sections 7.8, 10.2 and 10.8; club renter page, read 26 Sep 2026)
Whole-home leases of at least 30 days (February excepted) and no more than one year, up to four a year, with the association’s prior written approval and a $600 transfer fee. Club privileges pass to the tenant, and the owner may not be in residence during the lease.
Up to two household pets per home, leashed outside, under section 7.8 of the Master Declaration, with no breed or weight limit there. Ask whether the Waterford rules add one, or a rule about pets in elevators and hallways. An assistance animal is an accommodation under Florida Statutes 760.27, not a pet.
Covered parking and a lockable storage room, not a garage. How many covered spaces a home has and where guests park overnight are set by the Waterford rules; ask before you write if you own two cars.
Windows, doors, hurricane protection and lanai enclosures are building elements under the condominium documents. Section 718.113(5) requires the board to adopt hurricane protection specifications for each building; ask for them before you plan a change.
No age restriction appears in the recorded Master Declaration or any Waterford record we read, and unmarried dependents under 23 are members.
We find you the right home at Waterford by matching your plan, floor and view to the 240 homes, watching both addresses in the MLS for the next listing, reaching owners through our network when a quiet sale is possible, and touring with the structural, insurance and parking questions in hand.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser sales file, 29 Aug 2026)
With three plans on three floors in ten buildings, the match is about plan, floor, view, condition and the building’s milestone year. We narrow the village to the homes that fit, so you recognise the right one the day it lists.
No Brighton was for sale on September 26, 2026, and two closed in twelve months. If you want a corner home, a pre-approval and a saved search let you move in the first week, as the August 2026 buyer did.
Some Waterford owners prefer a quiet sale, and 138 of 240 owners receive their tax bill outside Florida. When an owner in our network is considering a sale, we can introduce a qualified buyer before a public launch, always within the seller’s instructions.
Set up a saved search with alerts for Parkstone Place and 8285 Danbury Boulevard through our site. If you would rather we tune it, Call Marc at (239) 287-5873, or start from our buyer resources for Southwest Florida.
On every tour we check the floor and the lanai view, the elevator and the walk from covered parking, the storage room, the age of the air conditioning and water heater, the window and door protection, and the building’s milestone year.
We negotiate a Waterford purchase on the record: the county and MLS sales of the same plan on the same floor, the listing’s full history, the home’s condition, the structural study and reserve answers, the insurance quote, and a contract calendar that fits the seven-day document clock and both estoppels.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser sales file, 29 Aug 2026)
We price your offer against the sales of the same plan on the same floor, never the community median of $528,000, which blends in houses. A listing priced above its plan’s record is where negotiation room lives; the year’s two lowest sale-to-list ratios went to a listing that sat 375 days and one listed above its plan’s county median.
The four active listings had been on the market 99 to 176 days on September 26, 2026, against the 87-day closing median. A long-listed home is often the one where a clean offer below asking gets a conversation.
The $15,000 contribution and any unpaid pickleball or golf assessment balance are real money at Waterford’s prices. We ask for a credit where the market supports one, and we make sure the estoppel shows every balance before your deposit goes hard.
Your deposit is protected by the contract’s contingencies and deadlines, and only if you act inside them. We diary every date and make sure the resale package, the estoppels, the insurance quote and the lender’s condominium review arrive in time.
The county’s just values sit about 22% below sale prices. If an appraisal comes in below contract, we go back to the recorded sales of the plan and floor, not the tax roll, to decide whether to renegotiate, bridge or walk.
A Waterford buyer pays ordinary Florida closing costs plus the community items: the $15,000 Resale Capital Contribution, the $500 New Home Buyer Processing Fee, the $150 condominium questionnaire, estoppel charges as the contract allocates them, and any unpaid assessment balance the contract makes the buyer’s.
Data updated: September 2026 (2026 fee sheet; Florida Administrative Code 69O-186.003; Florida Statutes 201.08 and 199.133, current text)
Florida sets title insurance premiums by rule, so the premium for a given amount is the same at every title agent. In Collier County the buyer customarily chooses the closing agent and pays the owner’s policy, though the contract controls. At a $337,000 price the promulgated owner’s premium is about $1,760 (our arithmetic: $5.75 per $1,000 to $100,000, then $5.00 per $1,000).
Documentary stamp tax on the note runs $0.35 per $100 and the intangible tax on a new mortgage 2 mills. On an illustrative $269,600 loan, 80% of $337,000, that is about $943.60 and $539.20 (our arithmetic). Neither applies to a cash purchase. Deed recording is charged by the Collier County Clerk under section 28.24.
Property taxes and both associations’ charges are prorated at closing. The capital contribution and processing fee appear as separate buyer lines.
Documentary stamp tax on the deed, $0.70 per $100 of price, is paid by the seller by Florida custom. If you are also selling, our page on selling a Waterford condominium runs the seller side in full.
Buyer representation changed on August 17, 2024. An agent who participates in a multiple listing service must have a written buyer agreement with you before touring a home, the agreement must state the agent’s compensation in a way you can objectively verify, and offers of compensation are no longer permitted on the MLS.
Data updated: September 2026 (National Association of REALTORS settlement pages, retrieved 26 Sep 2026)
The agreement must be signed before the tour, in person or live virtual. It must state the amount or rate of compensation so it is objectively ascertainable, prohibit the agent from receiving more than that from any source, and state conspicuously that broker fees are not set by law and are fully negotiable.
Compensation to a buyer’s broker can still be negotiated, and a seller can still cover it or offer concessions, but that happens in the transaction rather than in an MLS field, and your agreement caps what your agent may receive.
At Waterford, representation earns its keep in the diligence: an unpublished funding plan and master policy, a milestone year by building and a plan-and-floor price record. Read more about our team and our credentials before you decide.
A Waterford address on Parkstone Place or at 8285 Danbury Boulevard is zoned for Bear Creek Elementary, Oakridge Middle and Barron Collier High for the 2026-27 school year, all three graded A for 2025-26, and the clubhouse is about 9.6 road miles from Vanderbilt Beach Park.
Data updated: September 2026 (Collier County Public Schools address service for 2026-27 and 2026 Accountability Brief, retrieved 26 Sep 2026)
School | 2025-26 grade | Road miles from the clubhouse, off-peak |
|---|---|---|
Bear Creek Elementary | A, first year graded | 4.8, about 12 minutes |
Oakridge Middle | A | 2.0, about 5 minutes |
Barron Collier High | A | 8.4, about 16 minutes |
Bear Creek opened in August 2025, so older pages naming Big Cypress Elementary are out of date. Confirm any address with the district, because boundaries are reviewed every year.
Waterford at Vanderbilt vs Wedgewood at Vanderbilt is the decision most Vanderbilt Country Club condominium buyers face. Waterford offers the lowest price into the club, an elevator and a fully maintained building; Wedgewood offers a private garage with room for a golf cart, larger plans and two-story buildings outside the structural study and milestone laws, at a median about $195,000 higher.

Choose Waterford if price of entry matters most, if you want an elevator and one-level living without a staircase, if you want the building handled while you are away, and if you are comfortable reading a condominium file with a structural study and a milestone schedule. Choose Wedgewood if you want a garage for the car and a private cart, a larger plan and a building permanently outside those laws. Our Wedgewood at Vanderbilt neighborhood guide and Wedgewood at Vanderbilt buyer guide cover the other side in the same depth.
The two recurring totals are within about $120 to $365 a year of each other at 2026 rates, because both fees carry building insurance and water. The difference is the price, the tax bill and the parking, not the dues.
Waterford at Vanderbilt is the right place to buy if you want full golf membership, an elevator and a maintained building at the lowest price in Vanderbilt Country Club, and you accept no garage or private cart, the community’s highest neighborhood fee, a milestone schedule ahead and a structural funding plan you must request.

A Waterford at Vanderbilt specialist matters because the facts that decide a purchase here, the structural study and its unpublished funding plan, the milestone year by building, the plan-and-floor price record, the fee stack and the $15,000 contribution, live in state, county and club records a general Naples search never surfaces. Missing one changes what you pay.

Records cited in plain text: Southwest Florida MLS Matrix, Development VANDERBILT COUNTRY CLUB, closed September 26, 2025 to September 26, 2026 plus active, pulled September 26, 2026 and split to Waterford by address; Collier County Property Appraiser 2026 preliminary roll and qualified sales file, interchange files dated August 29, 2026.
Every row below links the authority that publishes the document, so a Waterford buyer always sees the official, current version rather than a copy. The Waterford declarations, budget, rules, master insurance policy and structural integrity reserve study are not posted publicly; you receive them from the seller and the association under section 718.503.

Each comes from the association, through the club office, with the resale package and the condominium questionnaire.
