Villages on Court Side Lake sellers list into a two-association condominium village of about 118 flats inside the gated Breckenridge Golf and Tennis Club, and only 2 of those condos closed on the Southwest Florida MLS in the 12 months to September 29, 2026. This seller guide sits beside our full Villages on Court Side Lake community guide, which covers the buildings, associations, amenities, flood map and storm record in depth, and beside our Breckenridge community guide. Sell Your Villages on Court Side Lake Condo with the #1 Team in Southwest Florida since 2012

Jesse McGreevy and Marc Comisar run the pricing conversation, the marketing build, the negotiation and the association paperwork on every listing we take. We lead Domain Realty Group, and as the leaders of Domain Realty Group our team has closed over $2.5 billion in real estate across Southwest Florida. Our office is in Bonita Springs, a short drive south of the Coconut Point corridor, and Estero is a market we work every week.

Recent Villages on Court Side Lake market record (12 months to September 29, 2026): 2 MLS closings at $228,000 and $230,000, a $229,000 median (the mean of the middle pair, and a small sample), $458,000 in total volume, a median of 19 days on market and a median 96.4% of list price. Because two sales cannot carry a market, we lead with the first window that reaches 10 closings, the 36 months to September 29, 2026: 11 closings at a $269,000 median. One listing was active on September 29, 2026, a two-bedroom, 978 square foot flat asking $205,000 after 80 days.

Domain Realty, our brokerage, closed 615 transaction sides in Estero in the 60 months to October 5, 2026, $352.2 million in volume counted by side, per the Southwest Florida MLS pulled that day. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings. In the last 12 months we tracked both of the Villages on Court Side Lake closings in the Southwest Florida MLS, and we tracked all 17 records the MLS holds here since June 2022 (16 marketed through the MLS and one entered after closing). Every one is listed in the sales section below.

For Villages on Court Side Lake sellers: professional photography, aerial and video where the buildings allow it, a qualified-buyer database, and discretion when a sale needs to stay quiet. In a village where few units trade, the paperwork has to be ready before the first showing: the master association's resale documents through its manager, the estoppel from whichever of the two village associations holds your unit, and a clear statement of the one-time fees a buyer pays at closing.

Honors and recognition:

Those are career honors across Lee and Collier County. What we claim about Court Side is narrower and checkable: we have read the master association's published fee schedule and brochure, the state's corporate and condominium records for both associations, the county roll and every closing in the MLS record, and we bring all of it to your kitchen table.

Key Takeaways

Villages on Court Side Lake sellers who read nothing else on this page should know these ten facts, each sourced in the sections below. They decide your price, your paperwork and your timeline more than any listing photo will, and every one is specific to this two-association village inside Breckenridge.

  • A thin market. Only 2 MLS closings in the 12 months to September 29, 2026, so we lead with the 36-month window: 11 closings at a $269,000 median (Southwest Florida MLS, pulled September 29, 2026).
  • Prices have eased. The MLS median was $285,000 across 5 sales in 2024, $212,000 across 3 in 2025 and $229,000 across 2 in 2026 to September 29, and every one of those samples is small.
  • The entry plan is the price signal. Seven 968 square foot, two-bedroom flats closed since August 2022 at $228,000 to $285,000, a $262,500 median, at a median of 16 days on market.
  • Three-bedroom units sell slowly. The two three-bedroom closings since 2024 took 162 and 194 days.
  • Two associations, two estoppels. Phase I is managed by Schoo Association Management and Phase II by Gulf Breeze Management Services, and the master association issues its own resale documents.
  • Sellers deliver condominium documents at their own expense. Section 718.503 gives the buyer a 7-day cancellation window, excluding Saturdays, Sundays and legal holidays, tied to receiving them.
  • In Lee County the seller customarily pays the owner's title policy and the $0.70 per $100 documentary stamp tax: $1,220 and $1,603 on a $229,000 sale, by our arithmetic.
  • A buyer brings $2,900 to the master association at closing: a $2,800 capital contribution and a $100 transfer fee, before any village charge.
  • Three floors, by the unit numbering. That puts milestone inspection and reserve study questions in front of every buyer; we have not confirmed the story count or either association's status.
  • About half of recorded sales never reach the MLS. The county recorded 27 qualified sales from 2022 through 2025 against 14 marketed MLS sales plus one entered after closing.

What Makes Selling in Villages on Court Side Lake Different?

Selling in Villages on Court Side Lake differs from most Estero condo sales in six ways: two village associations with separate managers, a master association with its own fees, three-floor buildings that raise milestone and reserve questions, a thin resale market, a price split by plan, and a fee stack the public record shows only in part.

Two Associations, Two Estoppels

Villages on Court Side Lake I at Breckenridge Condominium Association, Inc. holds 28 units and Villages on Court Side Lake II at Breckenridge Condominium Association, Inc. holds 90 on the state register, each with its own board and its own dues [Source: Florida Division of Condominiums extract]. Phase I is managed by Schoo Association Management and Phase II by Gulf Breeze Management Services, per the master association's management roster [Source: Association Management Companies]. Which estoppel you order depends on which phase holds your unit.

A Master Association on Top

Every owner also belongs to the master association, which owns and runs the golf course, tennis complex, pools, clubhouse, gate and roads for all 842 residences. Its 2026 fee schedule sets an annual fee of $2,800 and one-time charges of a $2,800 capital contribution and a $100 transfer fee on a resale [Source: 2026 Master Fee Schedule]. Your buyer pays those, and a buyer who has read them prices them into an offer.

Three Floors, by the Numbering

The county's legal descriptions number the units in each building in three series, beginning with 1, 2 and 3. Our reading is that the first digit is the floor, so each building has three habitable floors, which puts it inside Florida's milestone inspection and structural integrity reserve study rules. That is an inference from unit numbers, not a story count from a plan, and the declaration or the association would confirm it.

A Thin Market That Hides Half Its Sales

Court Side is one of the least-traded villages in Breckenridge for its size: 2 MLS closings in the 12 months to September 29, 2026, against 10 at Villages on Lake Augusta and 8 at Wellington at Breckenridge. The county recorded 27 qualified sales here from 2022 through 2025, while the MLS marketed 14 in the same four years and carried one more entered after closing, so roughly half of recorded sales never appear as MLS listings. Your buyer's agent will not see all of the comparables; our Villages on Court Side Lake community guide carries the full county record.

One Entry Plan Sets the Price Signal

Seven of the 16 marketed closings were the 968 square foot, two-bedroom, two-bath plan, and all seven closed within 44 days. That plan is the price signal for the village, and a listing priced away from it has to say why.

A Village Fee the Public Record Does Not Show

The master brochure says owners also pay a condominium fee of typically $300 to $500 to the village association's manager, without saying whether that is monthly or quarterly and without tying it to Court Side. No public source publishes the village fee, so the estoppel is the only paper that states it, and a seller who has it in hand answers the buyer's first question.

Is Now a Good Time to Sell in Villages on Court Side Lake?

Now is a workable but slow time to sell a Villages on Court Side Lake condo: one active listing against 2 MLS closings in the 12 months to September 29, 2026 is about 6.0 months of supply, and the 36-month median of $269,000 sits above the last 12 months' $229,000. Price to the recent sales, not the calendar.

Supply: One Listing and Two Sales

On September 29, 2026 the MLS showed one Court Side active, a two-bedroom, two-bath, 978 square foot flat listed at $205,000 with 80 days on market, or $209.60 per square foot of listed area (our arithmetic). Against a 12-month pace of 2 closings that is 6.0 months of supply. We read that as one listing in a village that rarely trades, not as a glut, and the number moves by whole months with each sale.

The Direction of Price

The MLS median by calendar year was $250,000 in the August to December 2022 window, $282,500 in 2023, $285,000 in 2024, $212,000 in 2025 and $229,000 in 2026 to date, each on 2 to 5 sales. The county's recorded sales point the same way: a $287,500 median in 2024, $235,000 in 2025 and $228,000 for the one 2026 sale on file through July 29. The direction is down from the 2024 peak; the size of the move is uncertain because every sample is small.

What the Two 2026 Closings Say

A 968 square foot, two-bedroom condo closed in June 2026 at $228,000 after 20 days, and a 1,087 square foot, two-bedroom condo closed in February 2026 at $230,000 after 18 days. Both sold within 20 days at 95.9% and 97.0% of the final list price, which says that a flat priced to the recent record sells quickly.

The County Count Is Larger Than the MLS Count

Since September 29, 2025 the county file shows 2 qualified sales at a $224,000 median, and county figures are recorded deed prices flagged as qualified arm's-length sales. We do not pair those two with the two MLS closings one for one, because the county file ends on July 29, 2026 and the lists do not match exactly.

Every Marketed Closing, Newest First

Sixteen closings in nearly four years is not enough for a trend line, so a village this thin is read sale by sale. Sold to list is sold price over final list price, and figures are from the Southwest Florida MLS, pulled September 29, 2026.

One further transaction, in June 2022, was entered in the MLS after closing at $271,000 for a 968 square foot, two-bedroom condo. It was not marketed through the MLS, has no days on market, and is excluded from every median on this page. Across the 16 marketed sales, 13 closed below the final list price, one closed at it and two closed above it, at a median gap of $8,650 between final list and sold price (our arithmetic).

The pattern is a fast, near-list market in 2022 and 2023, a plateau near $285,000 in 2024, a slide in 2025 with a sold-to-list median of 89.4%, and a partial recovery in speed in 2026 at a lower price level than 2024.

Two Speeds of Days on Market

In the 36-month window, 8 of the 11 closings sold in 30 days or less (7, 7, 8, 14, 16, 18, 20 and 30 days) and three took 114, 162 and 194 days. The three slow sales were two three-bedroom units and one 978 square foot two-bedroom that listed at $260,000 and closed at $212,000. A median of 18 days describes a well-priced village and hides a long tail for units listed above the market.

Which Recent Sales Matter Most to Your Price?

The recent sales that matter most to a Villages on Court Side Lake price are the ones that match your plan: seven 968 square foot flats closed at a $262,500 median from August 2022 to June 2026, two 978 square foot flats closed at $212,000 and $266,000, and the larger or three-bedroom plans closed too rarely to set a price.

Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026)

The 968 Square Foot Workhorse

Seven 968 square foot, two-bedroom, two-bath condos closed between August 2022 and June 2026 at $228,000 to $285,000, a $262,500 median with a median of 16 days on market. The three most recent are $228,000 in June 2026, $285,000 in May 2024 and $269,000 in April 2024, so the newest sale sits $41,000 to $57,000 below the two 2024 sales. That gap is the reason a seller who prices from 2024 memory sits unsold.

The 978 Square Foot Pair

Two 978 square foot flats closed six months apart: $266,000 in July 2024 after 14 days, and $212,000 in January 2025 after 114 days, the second after listing at $260,000. The difference is $54,000 for the same size, and most of it is the ask: the first listed at $279,000, 4.9% above where it closed, and the second at $260,000, 22.6% above.

The 1,166 and 1,210 Square Foot Plans

Two 1,166 square foot condos closed at $300,000 in February 2024 after 8 days and $210,000 in May 2025 after 7 days. Two 1,210 square foot units closed as well: a two-bedroom plus den at $318,000 in April 2023 after 6 days, the highest marketed price on record here, and a three-bedroom at $286,000 in March 2025 after 194 days. With two sales per plan, we treat each as a data point about timing and ask, not a plan price.

Three-Bedroom Units Take Longer

The two three-bedroom closings since 2024 were 1,330 square feet at $290,000 in September 2024 after 162 days and 1,210 square feet at $286,000 in March 2025 after 194 days. The county roll shows 22 three-bedroom parcels among 117 residential parcels. A three-bedroom seller should plan for a longer marketing period than the 18-day median, and should price with that in mind.

Which Plan Do You Own?

The county roll gives your heated area and bedroom count, and the MLS may list the same unit a few square feet different, such as 968 versus 978. We confirm the roll figure and the plan before we price it, because the plan sets which sales are your comparables.

How Do Court Side Prices Compare With Wellington and the Other Breckenridge Villages?

Where a Court Side Seller Sits on the Ladder

Court Side's $269,000 36-month median is $69,100 above Wellington's $199,900, $14,000 above Villages on Lake Augusta's $255,000 and $16,000 below the Preserve's $285,000. The upper tier of Crystal Lake, Golden Pond and Crescent Lake ran $363,000 to $372,500 at the 12-month median, roughly $134,000 to $144,000 above Court Side's. Your buyer is choosing between rungs, and the listing has to say why yours is the right one; the Breckenridge community guide shows every village on one page.

What the Table Means for Your Listing

Over the same 36 months Wellington closed 17 times at $199,900 and Court Side 11 times at $269,000, a gap of $69,100. Wellington's buyer is watching price, and Court Side's buyer is paying for space and a newer build. But two of Court Side's three 2025 MLS sales closed at $210,000 and $212,000, so its floor sits close to Wellington's ceiling, and a Court Side seller should expect a buyer who is also touring Wellington. Our guide to selling in Wellington at Breckenridge shows the other side of that comparison.

Turnover and Thin Data

Court Side's 12-month median rests on 2 sales and its 24-month median on 5, so we lead with 36 months. Wellington's 8 sales in 12 months make it the more liquid of the two, and the county agrees, with 8 recorded sales since September 29, 2025 against 2 for Court Side.

How Do We Price a Villages on Court Side Lake Condo?

We price a Villages on Court Side Lake condo by matching your plan to its own closings, adjusting for floor, condition, updates and any lease in place, and setting the ask against the pattern that 13 of 16 marketed sales closed below list. The goal is a price that sells in weeks, not a number that flatters and sits.

Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026)

Step One: Confirm the Plan

We start from the county roll's heated area and bedroom count for your unit, then match it to the MLS closings of the same plan: 968 square feet, 978, 1,087, 1,166, 1,210, 1,289 or 1,330. The MLS shows seven sizes across 16 closings, and we name no floor plan because we have no association plan sheet.

Step Two: Read the Ask Against the Close

The median gap between final list and sold price across the 16 marketed sales is $8,650, and the 36-month median sold-to-list is 95.9%. A seller who lists 4 to 5 percent above the price they would accept sits in the middle of the pattern. The two 978 square foot flats show the range: one listed at $279,000 and closed at $266,000 in 14 days, and one listed at $260,000 and closed at $212,000 in 114 days.

Step Three: Adjust for What the Record Does Not Show

The MLS does not record which phase, which floor or which condition. We walk the unit, compare it with the closings and tell you plainly where it sits, and where a view, a renovation or a lease in place moves the number. A single sale is a data point, not a price.

Step Four: Set the Number and the Plan B

We give you a recommended list price with a defensible range, and a written plan for a price change if the first two weeks bring no showings. With an 18-day median and a slow tail of 114 to 194 days, the first weeks tell you which group you are in.

How Do We Market a Villages on Court Side Lake Condo?

We market a Villages on Court Side Lake condo by leading with what the master fee buys, golf, tennis, five pools and a clubhouse with no equity deposit or green fee, backed by professional photography, video, a qualified-buyer database, MLS exposure and a documents file that answers fee questions early.

Data updated: September 2026

What the Fee Buys

The master association's amenity package is the strongest line in a Court Side listing: an 18-hole, all par-3 course (par 54 by simple arithmetic), eight lighted Har-Tru clay tennis courts, three pickleball courts, five pools, three bocce courts, six shuffleboard courts, a fitness room open 7 a.m. to 10 p.m. and a clubhouse with a library, catering kitchen and lanai [Source: Breckenridge amenities page]. Residents pay no green fee and no equity deposit is required.

The Documents File

The strongest marketing piece for a Court Side condo is a folder. Ours holds the village and master estoppels, the master fee schedule, the declaration and rules for your phase, the fee stack in one table, the FEMA zone and panel for your address, any milestone and reserve documents the association holds, the roof date and window and balcony history, and any permits. A buyer who never has to ask the fee and flood questions writes an offer sooner.

Signs, Gate and Showings

Breckenridge is gated, so the agent holding a showing or open house calls the master office at 239-992-5959 for the code and rules. The master association publishes for-sale sign and color specifications: one open house sign is allowed at the street entrance for all realtors, a condominium owner needs the condominium association's permission before placing an open house sign near the condominium entry, and the association approves wording on signs inside the village [Source: For Sale Sign and Color Specs]. We follow that process on every listing.

Photography, Video and Aerial

Professional photography and video are standard on every McGreevy and Comisar listing, and aerial footage is added where the buildings and rules allow it. In a condo the exterior context, the courts, the pool and the clubhouse are half the story.

How Do We Negotiate a Villages on Court Side Lake Contract?

We negotiate a Villages on Court Side Lake contract ourselves, from the first offer to the closing table, using the seven-day condominium document window, the inspection period and the sold-to-list pattern of a village where 13 of 16 marketed sales closed below list. Every credit and price move is modeled before we answer.

The Person Who Priced It Is the Person Across the Table

Offers are not relayed by a coordinator, and counters are not written from a template. That matters most where the buyer's agent will cite the lowest sale in your village and we will cite the ones that match your plan.

Using the Document Window

Under section 718.503, a buyer who signs a resale contract before receiving the condominium documents may cancel within 7 days, excluding Saturdays, Sundays and legal holidays, of signing and receipt [Source: Florida Statutes 718.503]. We deliver the documents with or before the contract, so the clock starts the day the buyer signs and ends while the deal is fresh.

Credits Versus Price Cuts

Covering a buyer's estoppel fee or crediting a repair can cost a seller less than a price cut of the same size, and it does not lower the recorded price the next appraisal will read. With a master closing charge of $2,900 already on the buyer, a targeted credit can be the difference. We model each option before we answer an offer.

When the Appraisal Comes In Low

In a village where the last comparable may be a year old, an appraisal can come in below the contract price. We give the appraiser the closings that match the plan and the condition, and we tell you when a re-price is smarter than a fight.

What Does It Cost to Sell a Condo in Villages on Court Side Lake?

Selling a Villages on Court Side Lake condo in Lee County costs the seller the commission, documentary stamps at $0.70 per $100, the owner's title policy by county custom, the estoppel, closing and lien-search fees and the tax proration, about 5.4% of a $229,000 price before any offer of buyer-agent compensation and about 7.9% with one, by our estimate.

Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026)

The Lee County Custom

In Lee County the seller customarily pays the owner's title policy and the deed documentary stamp tax, and in Collier County the buyer customarily pays the owner's title policy. The purchase contract controls either way, so we read it with you before you sign [Source: Florida Realtors contract forms]. The buyer's costs are separate and are described below.

The proration uses the $2,970 a year the county rate implies on $228,000 and 180 days of seller ownership, and your own bill and closing date change it. A separate master association statement settles your quarterly fee at closing. Nothing here is tax or legal advice.

The Estoppel

Florida caps a current-account condominium estoppel fee at $299, adjusted for inflation, with $119 more for delivery in 3 business days and $179 more if the account is delinquent, and the association must deliver within 10 business days of a written request [Source: Florida Statutes 718.116]. Order early, and order the one for your phase.

Commission After the NAR Settlement

Since August 17, 2024, commissions are negotiable and offers of buyer-broker compensation cannot be advertised in the MLS, though a seller may still offer to pay it off the MLS [Source: NAR settlement FAQs]. We put our fee and any buyer-side incentive in writing before you list.

Property Tax and the Master Fee at Closing

Property tax is paid in arrears, so the seller credits the buyer for the days of ownership in the year, and the master association's quarterly $725 is settled at closing from the manager's statement. Ask for a current statement so the closing agent can prorate.

What Must a Villages on Court Side Lake Seller Deliver Under Florida Condominium Law?

A Villages on Court Side Lake seller delivers, at the seller's expense, the declaration, articles, bylaws and rules, the annual financial statement and budget, the milestone summary if applicable, the most recent structural integrity reserve study or a statement that none exists, and the association's frequently asked questions sheet. A buyer has 7 days to cancel if they arrive late.

What Section 718.503 Requires

Section 718.503(2) entitles a prospective purchaser, at the seller's expense, to a current copy of each of those documents and to a governance form from the Division of Condominiums. The resale contract must carry, in conspicuous type, either an acknowledgment that the buyer received them more than 7 days before signing or a clause making the agreement voidable within 7 days, excluding Saturdays, Sundays and legal holidays, of signing and receipt, and the right ends at closing [Source: Florida Statutes 718.503].

The Milestone and Reserve Statements

For contracts entered after December 31, 2024, the statute also requires a conspicuous statement in the contract about whether the association has completed its milestone inspection and structural integrity reserve study, is required to and has not, or is not required to. Ask your manager which applies before you list.

The Property Tax Summary and Flood Disclosure

Every seller gives the buyer the property tax disclosure summary in section 689.261, which warns that a sale can reset the assessed value, and the flood disclosure in section 689.302 [Source: Florida Statutes 689.261] [Source: Florida Statutes 689.302].

Known Defects, "As Is" and Johnson v. Davis

A seller must disclose known facts that materially affect value and are not readily observable, and an "as is" clause does not remove that duty [Source: Johnson v. Davis, 480 So. 2d 625 (Fla. 1985)]. The cleanest way to meet it is an accurate seller's property disclosure and a pre-listing look at the roof, air conditioning, water heater and balcony.

Where a Homeowners Association Rule Could Also Apply

The two village associations are condominium associations, so Chapter 718 governs that layer. The master association's own statutory chapter is not stated in the records we read for this village, and where a Chapter 720 homeowners layer applies, section 720.401 requires a disclosure summary before the contract and section 720.30851 governs its estoppel, while section 720.401(2) says the summary does not apply to associations under Chapter 718. Which set your closing needs is a question for your closing agent or attorney. This is information, not legal advice.

What Should a Villages on Court Side Lake Seller Know About Milestone Inspections and Reserves?

Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more habitable stories, and the county's unit numbering points to three floors in all four Villages on Court Side Lake buildings. Buyers will ask for the report and the study, so a seller who holds them sells faster.

What the Law Says

Senate Bill 4-D of 2022, passed after the Surfside collapse, created statewide milestone inspections and reserve studies, and House Bill 913 of 2025 refined them. Section 553.899 requires a milestone inspection by December 31 of the year a building reaches 30 years of age, counted from its certificate of occupancy, and every 10 years after, and a local enforcement agency may set 25 years where circumstances such as proximity to salt water require it.

Where the Four Buildings Fall

The county roll dates the units 1993 to 1996, so the 30th year falls between 2023 and 2026. We do not hold the certificate of occupancy dates, the story count from a plan or the inspection status, so we state no date for any building. The point for a seller is that this village sits in the window where first inspections fall due or have just been done.

What to Ask Your Manager Before Listing

Ask Schoo Association Management (Phase I) or Gulf Breeze Management Services (Phase II) whether the milestone inspection is complete, whether the structural integrity reserve study is done and filed with the state, what the budget reserves for the roof and exterior, and whether any special assessment is planned. We have seen no public notice of a Court Side assessment.

The State Register Is a Status, Not a Verdict

The state's condominium register lists both Court Side projects as approved and recorded, with no delinquency flag on the extract we read. That is the registration status of the declaration and the annual filing. It is not a finding about the buildings' condition, and it says nothing about milestone or reserve status.

What Will Your Buyer Pay to Own at Villages on Court Side Lake?

A Villages on Court Side Lake buyer faces the master fee of $2,800 a year, the village fee, one-time master charges of $2,900 at closing, Lee County property tax of about $13 per $1,000 of taxable value and insurance, and a seller who has these numbers ready answers the buyer's first questions before they are asked.

The Master Layer

The 2026 schedule lists $2,800 a year, payable at once or in four installments of $725; a $100 transfer assessment on a resale; a $2,800 capital contribution for a new owner, or $1,000 when a current owner buys again; $200 per lease; $100 a year for a golf cart plus $25 to register; and $200 to $225 a year for a storage lot space plus $25 [Source: 2026 Master Fee Schedule].

The Village Layer

Unpublished. The estoppel from your phase's manager is the paper that states current dues, any special assessment and any capital contribution the village charges when a unit sells.

Tax and Insurance

The unit sits in county taxing district 316, which covers the Village of Estero and Estero Fire Rescue. The Property Appraiser's notices for that district show 13.0119 mills for 2024 and a proposed 13.0449 for 2025, about $13 for every $1,000 of taxable value, which is about $2,970 a year for a non-homestead buyer paying $228,000 (our arithmetic, before non-ad valorem items and early-payment discounts) [Source: Lee County taxing authority levy data]. The buyer's HO-6 policy covers contents and loss assessment, and the association's master policy insures the structure.

Why Sellers Should Show the Stack

A buyer who sees the master fee at about 1.0 percent of $269,000 a year, or about 1.2 percent of $229,000, and the $2,900 closing charge in one table can compare Court Side with Wellington fairly. A listing that hides the stack makes the buyer's agent find it.

How Do the Flood Zone and Storm Record Affect Selling a Villages on Court Side Lake Condo?

At the four building points on the county parcel map, FEMA shows Villages on Court Side Lake in Zone X, outside the special flood hazard area, on the panel effective November 17, 2022, while Lee County's evacuation layer returns Zone A. Both are map readings, not surveys; print them for the exact address.

The Map and the Panel

FEMA's National Flood Hazard Layer returns Zone X, the 0.2 percent annual chance flood hazard in a coastal zone, at each of four points from the county's building records, with the special flood hazard flag false at all four, on panel 12071C0579G [Source: FEMA flood hazard zones, layer 28]. A federally backed mortgage requires flood insurance in a special flood hazard area, so a lender does not require it on the map alone, though any lender or insurer may.

The Evacuation Zone

Lee County's evacuation zones run A through E in order of increasing elevation and are based on storm surge modeling, not on FEMA flood zones. The county's layer returns Zone A at all four building points, which is surprising for a village inland of Estero Bay. It is our reading of one layer, so we tell every seller to confirm the zone for the exact unit on the county's evacuation lookup [Source: Lee County evacuation lookup].

Wind, Ian and Milton

The county's design wind speed layer shows 160 miles per hour for Risk Category II buildings at the site. Hurricane Ian came ashore in September 2022 near Cayo Costa as a Category 4 storm, and Hurricane Milton in October 2024 near Siesta Key as a Category 3 [Source: Hurricane Ian Tropical Cyclone Report]. We hold no Court Side damage, flood or repair record and do not say the village was undamaged; permits and the associations' records show what was repaired.

What a Seller Should Have Ready

Have the master policy summary, the hurricane deductible, the roof age and, if you have one, a wind mitigation report on the state's uniform form. A wind mitigation report in the file often turns an insurance objection into a smaller number.

Which Villages on Court Side Lake and Master Association Rules Affect a Sale?

The rules that affect a Villages on Court Side Lake sale are the master association's resale documents, its $200 lease fee, its sign specifications and gate process and the architectural review requirement for exterior changes, plus each village association's own approval, lease and pet rules, which are not published and must be confirmed with the manager of the unit's phase.

Leases and Tenants

The master schedule charges $200 per lease and the master association gives renters use of the golf course, courts, pools and fitness room. Minimum terms, frequency limits and tenant approval usually live in a village's declaration and rules, so ask the manager for each phase. If a tenant is in place, the buyer takes the lease subject to its terms.

Pets

The pet rules are set by the two village associations and the master association, and we found no published rule for any of the three. A person with a disability who needs an assistance animal is protected under federal fair housing rules whatever the association's policy [Source: HUD assistance animals].

Approval of Sales

Whether a village association must approve a sale is a matter for its declaration and rules, not the public record. We ask at listing and build any application time into the contract.

Exterior Changes Before Listing

Exterior changes need architectural approval from the master association's review committee before work begins. Submit the request early, because the committee's calendar becomes part of your listing calendar [Source: Architectural Review Committee].

Age Restriction

Villages on Court Side Lake is not a 55-plus community and is not age restricted; Breckenridge is all-ages. It is also not The Villages of central Florida, and buyers searching that name should be told which place your condo is.

How Long Does It Take to Sell a Villages on Court Side Lake Condo?

A Villages on Court Side Lake condo sold in a median of 18 days in the 36 months to September 29, 2026, and 8 of 11 closings took 30 days or less, but three took 114 to 194 days, so the time to sell depends more on the ask and the plan than on the calendar.

Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026)

The Two Groups

The eight closings within 30 days ran from 89.4% to 97.9% of final list; the three slow sales were two three-bedroom units and a 978 square foot flat listed 22.6% above its close. A well-priced flat here sells in weeks, and an over-priced one waits months.

Days to Contract and Days to Close

Days on market counts to a contract, and closing follows in the weeks after, set by the buyer's financing and document review. A cash buyer with a short inspection window can close faster, and a buyer with a condominium project review adds time.

Seasonality

Our closing data show no strong seasonal pattern in this village, with the two 2026 sales in February and June, so we would not time a listing to the calendar. The clubhouse activity calendar leans toward winter, which suits a seasonal owner.

How Should You Prepare a Villages on Court Side Lake Condo for Sale?

Prepare a Villages on Court Side Lake condo by ordering the association documents first, dating the roof, air conditioning, water heater and windows, gathering permits, fixing what an inspector will find and skipping large remodels the recent closings do not reward, then staging the flat for a buyer comparing it with Wellington.

Order the Paperwork

Request the estoppel for your phase, the master resale documents through its manager and the current declaration, articles, bylaws, rules, budget and financial statement. Ordering at listing starts the buyer's review on day one.

Date the Systems

A 1993 to 1996 building has a roof, windows, plumbing and electrical systems that are about 30 years old unless replaced. The Village of Estero's Community Development Department holds permit history, so pull the permits for the air conditioning, water heater, windows and any remodel [Source: Village of Estero permits].

Fix, Do Not Remodel

Fix what a buyer's inspection will find and what the associations require, and skip large remodels the recent closings do not reward. We compare your unit's condition with the closings and recommend where to spend.

Furniture and Staging

Whether to sell furnished is negotiable and goes in the contract, since many seasonal buyers like turnkey. We price furniture separately so it does not distort the condo's price.

Access and Keys

Tell the manager and the master office about the listing and arrange gate access for showings. A seasonal owner who lives elsewhere can appoint Marc to run showings, inspections and walk-throughs.

What Should Your Listing Say About Life in Villages on Court Side Lake?

A Villages on Court Side Lake listing should say what the condo and club provide: a two- or three-bedroom flat in a gated community, golf, tennis, pickleball, five pools and a clubhouse bundled into the master fee, and about five minutes to Coconut Point. It should not claim a lake view without an address in hand.

Say What Is True

The name promises a lake, but a lake or golf view is a unit-by-unit fact, so we describe the view we can see and nothing else. There is no full-service restaurant on site, only a catering kitchen the association uses for events, and no 55-plus restriction.

The Club in Numbers

An 18-hole par-3 course, eight lighted clay courts, three pickleball courts, five pools, bocce, shuffleboard, a horseshoe pit, a lanai ping-pong table, a fitness room and a library are covered by the master fee. Courts are reserved online up to five days ahead [Source: Breckenridge amenities page].

Location and Drive Times

Rounded off-peak estimates from our community research: Coconut Point shopping and dining about 5 minutes, the Lee Health Coconut Point emergency department about 5 to 7 minutes, Interstate 75 at Corkscrew Road about 10 to 12 minutes, the Southwest Florida International Airport about 20 to 25 minutes, and Bonita Beach and Barefoot Beach about 20 to 25 minutes.

Schools, Without Promises

Villages on Court Side Lake addresses sit in the School District of Lee County's elementary Proximity Zone Q, middle Zone MM and High School South Zone, Sub-zone 2 on the district's 2026 to 2027 map, read at our sample points on October 17, 2026. Zone Q elementary schools are Bonita Springs, Pinewoods, San Carlos Park, Spring Creek and Three Oaks; Zone MM middle schools are Cypress Lake Middle and Lexington Middle, and Three Oaks Middle, a Zone GG school, is not on this list; South 2 high schools are Bonita Springs, Cypress Lake, Dunbar, Estero, Fort Myers and South Fort Myers High. Families rank the schools in their zone and the district places students by preference, proximity and lottery, so no school is assigned by address; confirm yours with the district's school locator.

What Does the Public Record Teach About a Real Villages on Court Side Lake Resale?

The public record teaches three things about a real Villages on Court Side Lake resale: a well-priced 968 square foot flat sold in June 2026 at $228,000 after 20 days, a buyer pays $2,900 to the master at closing on top of the price, and about half of recorded sales never reach the MLS.

Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026)

A Public-Record Sale, Walked Through: June 2026

This is a public-record sale, and it is the most recent Court Side closing. A two-bedroom, two-bath, 968 square foot condo closed in June 2026 at $228,000 after 20 days against a final list of $235,000, or 97.0% of list. It is the entry plan, which has sold within 44 days every time. It closed $2,000 below the February 2026 sale of a larger, 1,087 square foot condo. And it is the most recent evidence that a well-priced 968 square foot unit trades near $228,000, which is $41,000 and $57,000 below the two 968 square foot sales of 2024 ($269,000 and $285,000).

What the Buyer Faced

For the buyer, that sale carried costs the price does not show: a $2,800 capital contribution and a $100 transfer fee to the master association at closing, the village's own charges, and then the master fee of about $2,800 a year, or about 1.2 percent of the price every year before the village fee, tax and insurance (our arithmetic on the association's 2026 schedule).

What the MLS Misses

The county recorded 27 qualified sales in 2022 through 2025, and the MLS marketed 14 in the same four years and carried one more entered after closing. We do not know the reason for the gap, whether owner-to-owner transfers, investor sales or timing, and we do not guess. It means a buyer's agent working only from the MLS sees about half the picture, and it is why we pull the county record for every listing.

Turnover by the County Count

Six qualified recorded sales a year against 117 residential parcels is about 5 percent of the village changing hands annually (our arithmetic on 2023, 2024 and 2025). At the 2018 peak of 12 sales it was about 10 percent. That is why we tell owners here that the next sale should be theirs, and that the buyer pool is thin enough that presentation and price both matter.

How Do You Get a Free Villages on Court Side Lake Home Valuation?

Villages on Court Side Lake owners get a free valuation by requesting one online or calling Jesse McGreevy direct at (239) 898-6072. It is a written opinion of value built from the closings of your own plan, placed on the village's price ladder, with your fee stack and net sheet beside it. There is no cost and no obligation.

Data updated: September 2026

What the Valuation Includes

You receive the recent closed sales of your plan with dates and days on market, a per-square-foot analysis based on MLS living area, the live competition, your condo's position against the 968 square foot and other plan groups with the reasons, the fee stack your buyer will underwrite, and a recommended list price with a defensible range. Request it through our McGreevy and Comisar valuation form, or read how a Court Side flat is priced.

Why the Valuation Comes Before the Listing Agreement

In a village where the same 978 square foot plan closed at $212,000 after 114 days and $266,000 after 14 days, the ask decides the sale. We would rather you see the evidence and the number before you commit, and many owners use the valuation to decide whether to sell this season or next. We have been Top 1% Real Estate Agents Nationally Since 2008, and the valuation is where that starts.

What Is Your Villages on Court Side Lake Home Worth? Get a Free Valuation in 60 Seconds.

Start with our free home valuation. We follow up with a written comparable set from the MLS record and the county's recorded sales. Call Jesse direct at (239) 898-6072, text or call. Confidential conversations welcome. Buying instead? Call Marc at (239) 287-5873, read our Villages on Court Side Lake buyer guide and see how we represent buyers.

Will my Villages on Court Side Lake condo sell faster if I list in season?

Not on our record. Two 2026 sales closed in February and June, and the village shows no strong seasonal pattern in the MLS, so price and plan matter more than the month. The clubhouse calendar leans toward winter, which helps a seasonal buyer's showing schedule.

Is a three-bedroom condo worth more per square foot at Villages on Court Side Lake?

Not in the MLS record. The two three-bedroom closings sold at $236 and $218 per square foot, against $212 to $294 for the two-bedroom plans, and took 194 and 162 days. A three-bedroom seller should price with a longer marketing period in mind.

What should I do first if my condo has been listed for months?

Read the closings of your plan, then compare your list price with them. The two 978 square foot flats show a $54,000 spread for the same size, and the one that listed 22.6% above its close sat 114 days. Reprice to the right rung, complete the documents file and refresh the photos before you assume the market is the problem.

Do I need to order the association documents before I have a buyer?

We recommend it. Section 718.503 makes the condominium documents the seller's expense and gives the buyer a 7-day window tied to receiving them, so ordering at listing starts that review on day one.

Can I sell quietly without a public listing?

Yes. An estate, a health change or a tenant in place is often better handled through direct agent outreach and our own buyer database before, or instead of, a public launch. Less exposure can mean a lower price, and we show you both scenarios with numbers before you choose.

How do I compare listing teams for Villages on Court Side Lake?

Ask each team three things: its comparable set for your plan, its explanation of the master and village fee layers, and its plan for the association documents. Our Breckenridge seller guide and Jesse direct at (239) 898-6072 will walk you through ours.

What Do Sellers Say About Working With McGreevy and Comisar?

McGreevy and Comisar is a top-reviewed Villages on Court Side Lake realtor on Google, and the quotes below are genuine five-star client reviews reproduced in each reviewer's own words. We publish no aggregate score and no rating widget. Read the full set on the Google profile.

A Seller Who Did Not Live Nearby

★★★★★ "Not living in the area, Jesse made life easy for me when we decided to sell our condo. His attention to detail, patience, understanding, and tenacity in dealing with all the moving parts was truly impressive." Verified Google review

Many Court Side owners are seasonal, and a seller who lives elsewhere needs someone to run the details on site. We coordinate showings, inspections and the walk-through so the owner does not have to fly down.

A Seller Whose Home Had Sat Unsold

★★★★★ "We had been on the market for several months with no offers. When we signed with Marc our house was sold in 2 weeks. He has a unique system for selling homes." Verified Google review

In a village with several plan groups, a listing that sits is usually priced against the wrong rung or missing the documents a buyer needs. Repricing to the right comparables and completing the file is often all it takes.

A Seller After a Long List of Transactions

★★★★★ "I have had 13 real estate transactions and this is the most professional and helpful agency that I have ever worked with. Marc actually called me with a response to my questions and concerns on a Sunday evening. The resources that this agency has access to goes above and beyond any other I have ever worked with. The professional process that they use to present your home for sale goes beyond anything I have ever experienced. If any one is thinking about selling, Domain Realty should be the only agency that you should use to represent you and your home. You will not be disappointed." Verified Google review

A seller with many transactions behind them compares an agency's process against experience. Ours starts with the closings and the paperwork, then the marketing.

Why Does a Villages on Court Side Lake Specialist Matter When You Sell?

A Villages on Court Side Lake specialist matters because the facts that decide a sale here live in documents, not in a listing feed: two village associations with separate managers, a master association with its own fees, a milestone and reserve rule that turns on building height and a $210,000 to $318,000 price range across 16 marketed sales.

Jesse McGreevy

Jesse McGreevy is a licensed Florida REALTOR and Sales Associate with Domain Realty, a co-founder of the brokerage, and one half of McGreevy and Comisar. He runs pricing, marketing, data and the association and closing paperwork, which at Court Side means the plan groups, the estoppels and the net sheet. Reach him direct at (239) 898-6072.

Marc Comisar

Marc Comisar is a licensed Florida REALTOR and Broker Associate with Domain Realty and the other half of McGreevy and Comisar. He runs the field side: showings, buyer agent conversations, inspections, contractors and the on-site management that lets a seasonal owner sell without flying down. Reach him at (239) 287-5873.

What We Cannot Tell You From a Desk

We have not read the village declarations page by page, and the pet, lease and approval rules are not public, so we ask your manager for each. We say where the record stops and name the document that would answer the question. That candor is part of being Top 1% Real Estate Agents Nationally Since 2008.

Are You Also Buying Your Next Home in Southwest Florida?

Many Villages on Court Side Lake sellers are also buying, and McGreevy and Comisar represent both sides of that move. Marc Comisar handles the purchase, Jesse the sale, and we line up the two closings so you are not carrying two homes longer than you have to. Start with our buyer guide for the same village.

If You Are Buying in Court Side

Our Villages on Court Side Lake buyer guide shows what a Court Side condo costs to buy and to carry, and which records you must ask for before an offer. Call Marc at (239) 287-5873 or read how we represent buyers.

If You Are Buying Elsewhere in Estero

Selling one condo to buy another in Breckenridge or Wellington at Breckenridge works the same way: we price the sale from its own closings and time the purchase around it. Ask about a home-sale contingency and the timing of your two closings.

Selling a Home Elsewhere to Buy Here

If you own a home in another state or community and are moving to Court Side, our valuation page explains how a Court Side condo is priced so you can compare it with what you are selling.

Frequently Asked Questions, Seller Edition: Selling a Home in Villages on Court Side Lake

These are the questions sellers ask most about selling a Villages on Court Side Lake home, from pricing to paperwork to closing costs in Lee County, answered from the records cited below. Each answer names Villages on Court Side Lake. Where a rule sits in a document we have not read, the answer says so.

How much is my Villages on Court Side Lake condo worth?

Start from the closings of your plan: seven 968 square foot flats closed from August 2022 to June 2026, with the three most recent at $269,000 (April 2024), $285,000 (May 2024) and $228,000 (June 2026). A written valuation adjusts for floor, condition and any lease; ask Jesse at (239) 898-6072.

How do I price my Villages on Court Side Lake condo to sell?

Price to the recent closings of the same plan, not the 36-month median of $269,000. In the 36 months to September 29, 2026, 8 of 11 closings took 30 days or less and 3 took 114 to 194 days, and the slow ones were the over-asked and the three-bedroom units.

How long does it take to sell a Villages on Court Side Lake condo?

The 36-month median is 18 days and the mean 53.6 days, and 8 of 11 closings took 30 days or less. Three took 114, 162 and 194 days.

Is it a good time to sell at Villages on Court Side Lake?

Supply is thin, with one active listing, but demand is thin too: 2 MLS closings in 12 months is about 6.0 months of supply, and prices are below 2024's. The county's recorded sales show the same softening.

What sold-to-list ratio should I expect at Villages on Court Side Lake?

The 36-month median is 95.9%, so the median sale closed about 4 percent under its final list price. The mean is 94.3% because a few sales closed far below list.

Do three-bedroom condos sell slower at Villages on Court Side Lake?

In the MLS, yes: the two three-bedroom closings since 2024 took 162 and 194 days, against an 18-day median for the window. Two sales are too few to call a rule.

What does a seller pay at closing in Lee County?

By Lee County custom, the seller pays the owner's title policy and the documentary stamp tax on the deed at $0.70 per $100 of price, which is $1,603 on a $229,000 sale. The contract controls, so we read it with you.

What is an estoppel certificate, and what does it cost at Villages on Court Side Lake?

It is the association's written statement of what you owe and any pending assessments. Florida caps the fee for a current account at $299, adjusted for inflation, and requires delivery within 10 business days of a written request, so order early.

Which estoppel do I need at Villages on Court Side Lake?

The one from your phase's association: Phase I uses Schoo Association Management and Phase II uses Gulf Breeze Management Services. The master association separately issues resale documents through its manager.

What documents must I give a Villages on Court Side Lake buyer?

Section 718.503 requires a seller to deliver, at the seller's expense, the declaration, articles, bylaws and rules, the annual financial statement and budget, the milestone summary if applicable, the reserve study or a statement, the frequently asked questions sheet and a governance form. The buyer has a 7-day cancellation window tied to receiving them.

Do I need approval to sell my Villages on Court Side Lake condo?

That depends on the village declaration, which we have not read, so ask your phase's manager. The master association's resale process applies either way.

What fees will my Villages on Court Side Lake buyer pay the master association?

A $2,800 capital contribution, reduced to $1,000 for a current owner, plus a $100 transfer fee, per the master association's 2026 fee schedule. Buyers price that cash into an offer, which is why we mention it in the listing conversation.

Can I sell my Villages on Court Side Lake condo while it is rented?

Yes, generally, subject to the lease and the rules; the buyer takes the lease or you deliver vacant possession by agreement. The master association charges $200 per lease, and the village association may require notice.

Can I put a for-sale sign at Villages on Court Side Lake?

The master association publishes for-sale sign and color specifications, and a condominium owner needs the condominium association's permission for an open-house sign near the entry. Ask your manager first.

How do showings work at Villages on Court Side Lake?

Breckenridge is gated, so the agent calls the master office at 239-992-5959 for the code and rules before a showing or open house. We handle the scheduling.

Do I need a milestone inspection report to sell at Villages on Court Side Lake?

The obligation belongs to the association, not to you as an individual owner, but a buyer will ask for the report and the reserve study, so ask your manager for copies before you list.

Will the structural reserve study affect my sale price?

It can. A study that shows large funding needs can raise dues or lead to an assessment, and buyers and lenders read it. We do not know either association's status, so get it before you price.

Should I make repairs before selling my Villages on Court Side Lake condo?

Fix what a buyer's inspection will find and what the associations require, and skip large remodels the recent closings do not reward. We compare your unit's condition with the closings and recommend where to spend.

Should I sell furnished at Villages on Court Side Lake?

It is negotiable and goes in the contract, since many seasonal buyers like turnkey. We price furniture separately so it does not distort the condo's price.

Does the MLS show every Villages on Court Side Lake sale?

No. From 2022 through 2025 the county recorded 27 qualified Court Side sales, while the MLS shows 14 marketed sales plus one entered after closing, so roughly half never reached the MLS. Those quiet sales matter when you price.

Can I sell my Villages on Court Side Lake condo quietly?

Yes, when discretion matters, with the trade-off that fewer buyers see it. We discuss it on the first call.

How will you market my Villages on Court Side Lake condo?

With professional photography, video, drone where the buildings allow, a qualified-buyer database and Southwest Florida MLS exposure. We show the master amenities the fee buys, since that is what a Court Side buyer is comparing.

What is the commission for selling a Villages on Court Side Lake condo?

Commission is negotiable and is set in a written listing agreement. We explain our fee, and what a buyer's agent is offered, on the first call.

Will my property taxes change when I sell?

The buyer's taxes are reset on the next assessment, so the seller's taxes are not the buyer's. Homestead protections do not carry over to a new owner. See the Florida Department of Revenue's taxpayer guidance and the Lee County Property Appraiser.

Do I owe capital gains tax on a Villages on Court Side Lake sale?

It depends on your basis, how long you owned and lived there and the exclusion rules in IRS Topic 701 and Publication 523. We are not tax advisors, so talk to yours before you set a price.

What is my Villages on Court Side Lake tax value versus market value?

The Property Appraiser's just value is an assessment, not a price. For pricing we use closings, and we cite county figures only against county figures, never against MLS square-foot figures.

Which plan do I own at Villages on Court Side Lake?

The county roll gives your heated area and bedroom count, and the MLS may list the same unit a few square feet different, such as 968 versus 978. Ask Jesse for the roll figure and we confirm it before listing.

Does it matter which phase my unit is in?

Yes, for paperwork: Phase I has 28 units and Phase II 90 on the state register, with separate associations and managers. Prices for the same plan look similar in the MLS, but the phase is not recorded there.

How much should I set aside for my own closing costs at Villages on Court Side Lake?

On a $229,000 sale, documentary stamps alone are $1,603 and the owner's title premium about $1,220, with the estoppel, prorated fees and any agreed repairs on top. We run a net sheet with you.

What happens to my master association account when I sell?

The master association handles resale documents through its manager and settles dues at closing. Ask the manager for a current statement so the closing agent can prorate your quarterly payment.

Should I list at $205,000 like the one active Villages on Court Side Lake listing?

Not on that basis alone. It is one 978 square foot flat, 80 days on market as of September 29, 2026, which is longer than the 18-day median. A single listing is a signal about the ask, not the price.

Is Villages on Court Side Lake age restricted?

No. Breckenridge is all-ages, and we found no age restriction in the master association's public materials. We describe the property, not who may live in it.

Is Villages on Court Side Lake in a flood zone?

FEMA's map shows Zone X at all four building points, outside the special flood hazard area, and Lee County's evacuation layer returns Zone A. Both are map readings, and we tell sellers to print them for the exact unit.

If you are thinking about selling at Villages on Court Side Lake, the work begins well before the listing goes live. It begins with the plan: a 968 square foot flat, a 1,166 square foot two-bedroom or a three-bedroom, and where your unit sits on that plan's record of closings. It begins with the estoppels, the fee schedule and the building's milestone documents. It begins with a fee stack stated in one table and a flood file that puts the exact zone beside the panel number.
