Breckenridge owners sell into a gated community of 842 residences across nine villages and 16 associations, and 44 of those homes closed on the Southwest Florida MLS in the last 12 months. This seller guide sits beside our full Breckenridge community guide, which covers the history, golf course, amenities, schools and storm record in depth. This page answers one owner's question: how to sell a Breckenridge condominium, coach home or villa for the most money, with the fewest surprises, on a timeline you control. If you are still comparing listing teams, our guide to the best real estate agents in Estero sets the options side by side on the public record.
This seller guide covers how to sell. The Breckenridge valuation guide covers what your home is worth, and the Breckenridge buyer guide shows what your buyer will weigh.
Selling elsewhere in the village, or comparing notes with a neighbor across town? Our guides to selling a home in Estero, selling a home in Meadows of Estero and selling a home in Lakes of Estero apply the same record-first method to those markets. Want a number first? Start with our free home valuation, and if you are also buying, our Estero buyer guide covers the purchase side.
McGreevy and Comisar are the best realtor for selling a Breckenridge home because we price each village against its own recent closings, prepare the master and village association paperwork before a buyer asks, and personally negotiate every offer. We are the #1 Team in Southwest Florida since 2012, and Top 1% nationally since 2008.
Jesse McGreevy and Marc Comisar run the pricing conversation, the marketing build, the negotiation and the association paperwork on every listing we take. Our office is in Bonita Springs, a short drive south of the Coconut Point corridor, and Estero is a market we work every week.
Recent Breckenridge market record (12 months to September 29, 2026): 44 closed sales · $11,794,300 in total volume · $235,000 median sold price · $206 median price per square foot of living area · a range of $175,500 to $420,000 · a median 55.5 days on market · a median 95.8% of list price · 16 active listings on September 29, 2026, asking $195,000 to $419,000, about 4.4 months of supply. We keep these numbers current from the MLS so your pricing conversation starts from fact, not guesswork.
For Breckenridge sellers: professional photography, aerial and video that sell the golf, courts and pools, a documents file that answers the fee, milestone-inspection and rental-rule questions before they are asked, a regional buyer database, and discreet off-market options when a seller wants privacy.
Honors and recognition:
Those are career honors across Lee and Collier County. What we claim about Breckenridge is narrower and checkable: we have read the association's published documents, its amenity and governance pages and every closed sale in the MLS record, and we bring all of it to your kitchen table.

Breckenridge sellers who read nothing else on this page should know these ten facts, each sourced in the sections below. They decide your price, your paperwork and your timeline more than any listing photo will, and every one is specific to this gated golf-and-tennis community on the west side of Estero.
Breckenridge sellers can use the links below to jump straight to pricing, costs, disclosure, milestone inspections, the Country Creek comparison or the seller FAQ. The guide runs in the order most owners decide: market first, then pricing and marketing, then the legal and cost steps, then timing and preparation.

Breckenridge differs from most Estero sales in six ways: one master association sits over nine villages and 16 associations with their own dues, homeowners association and condominium law can both apply, master fees bundle an 18-hole par-3 course and tennis, milestone-inspection rules split by building height, renters use the amenities, and the flood map is mostly Zone X.
Breckenridge Association, Inc. is the master association for 842 residences, and every owner also belongs to a village sub-association of their own [Source: Breckenridge Golf and Tennis Club, official association site]. The villages named in our community guide include the Preserve (I through IV), Wellington at Breckenridge, the Villages on Lake Augusta, Court Side, Crystal Lake, Golden Pond, Crescent Lake, Lake Geneva and Greenwood Village. For a seller, the village is the first fact in the listing, because it sets the product, the dues and the rules a buyer will read.
The master is a property owners association, generally governed by Chapter 720 of the Florida Statutes, and the buildings in some villages are condominiums under Chapter 718, which is why the Preserve is discussed under the state's condominium safety law [Source: Breckenridge community guide]. That changes your paperwork. The HOA disclosure summary in section 720.401 says it does not apply to associations regulated under chapter 718 [Source: Florida Statutes 720.401], so which set of documents you owe depends on your village, and the disclosure section below sorts it out.
The master assessment of roughly $2,800 a year pays for an 18-hole, all par-3 course of par 54 and 1,726 yards, eight lighted Har-Tru tennis courts, three pickleball courts, three bocce courts, six shuffleboard courts and five swimming pools [Source: Breckenridge amenities page] [Source: Breckenridge Golf and Tennis Club, 18 holes, par 54, 1,726 yards, private, par-3 style]. There is no equity buy-in and no resident green fee, and a buyer who plays every week gets the amenity package at a condominium price. That is the strongest sentence in your listing.
Renters receive full access to the golf course, courts and pools, the same as owners, according to our community guide [Source: Breckenridge community guide]. For a seller, that widens the buyer pool to seasonal-rental buyers, but the minimum lease term and any leases-per-year cap are set by each village and sit behind the owner login, so confirm them for your village before you market a rental strategy.
Florida's condominium safety law applies to buildings three stories or taller, so genuine two-story coach homes, villas and townhomes are outside it and the Preserve and any three-story building are inside it [Source: Florida Statutes 553.899]. Public records show third- and fourth-floor Breckenridge units, which confirms that some buildings qualify. A seller in a covered building should expect the buyer to ask for the inspection and reserve documents.
Most of Breckenridge is mapped in FEMA Zone X, with Zone AE confined to the community's internal lakes and drainage, on FIRM panel 12071C0579G effective November 17, 2022 [Source: Breckenridge community guide]. Zones can vary by parcel, so a seller who prints the exact zone for the address, instead of quoting the community, answers the lender's first question before it is asked.

Breckenridge is a workable place to sell right now for an owner who prices to the current record. In the 12 months to September 29, 2026, 44 homes closed at a $235,000 median, and 16 were listed on September 29, about 4.4 months of supply, a balanced market that rewards correct pricing and punishes a launch price that is too high.

Last 36 months | 102 | $275,000 | $217 | 41 | 96.1% |

Source: Southwest Florida MLS (Matrix), closed residential sales inside Breckenridge, pulled September 29, 2026 by McGreevy and Comisar; windows are counted back from that date, and the 12-month window already holds 10 or more closings. [Source: Breckenridge community guide]
Every window has at least 44 closings, so each median rests on a real sample. The 60-month median days on market of 19 reflects the fast 2021 and 2022 market, when the fifth year block below shows a 4-day median, and it should not be read as a forecast.
On September 29, 2026, 16 Breckenridge homes were listed for sale at a median asking price of $283,250, with asks from $195,000 to $419,000. Against 44 closings in 12 months, about 3.7 a month, that is about 4.4 months of supply by our arithmetic. Supply is uneven: the Preserve had 6 active listings across its four buildings against 8 closings in the year, Greenwood Village had 3 listings against 3 closings, and the Villages on Lake Augusta had 1 listing after 10 closings.
The latest 12-month median of $235,000 sits about 13% below the prior year's $269,000. Part of that is a change in what sold: 24 of the 44 latest sales were under $250,000, against 12 of 27 in the block before and 0 of 31 in the block before that. A buyer's appraiser reads recent sales of your own village and size, not the community median, which is why the next sections split the record apart.
The honest read is that the market pays for correct pricing. Across the 44 closings, 18 took longer than 90 days to sell and 16 sold within 30 days, and 16 sold below 95% of list while 4 sold at or above list. Waiting for 2022 prices to return is a forecast, not a plan. Pricing to the last six to twelve months of sales for your own village and size is a plan.

Breckenridge's median sold price ran $297,500 in the oldest 12-month block of the last 60 months, peaked at $325,000 in the block from 25 to 36 months back, and was $235,000 in the latest block, per the Southwest Florida MLS. Median days on market moved from 4 to 55.5 over the same five years.

Year 5 tells the story of the fastest market: 38 sales at a median of 4 days and 100.7% of list. By year 3 the median had risen to $325,000 on 31 sales, and by the latest block it had eased to $235,000 with days on market back to 55.5. Sold-to-list has slipped from 100.7% to 95.8%. That is a buyer who negotiates, not one who has left.
Sold price band (last 12 months) | Closed sales | Share of the 44 |
|---|---|---|
Under $200,000 | 8 | 18% |
$200,000 to $249,999 | 16 | 36% |
$250,000 to $299,999 | 6 | 14% |
$300,000 to $349,999 | 4 | 9% |
$350,000 and up | 10 | 23% |
Breckenridge spans a wide price range for one gate: 8 of the 44 sales were under $200,000 and 10 were $350,000 or more. A listing that fits one band has a very different buyer from a listing in the next.
If you bought in year 5's fast market, your equity may be real. If you bought in years 3 or 4, the community medians were $325,000 and $322,450, and today's village median may sit near or below your purchase price. A buyer's appraiser will use the last six to twelve months of sales for your village and size, so a list price anchored to your purchase price will be tested. We show you all five blocks so you can see where your purchase year sits, then price from the sales that will decide the appraisal.
If you own in Breckenridge and want to see where your purchase year sits, call Jesse direct at (239) 898-6072 or request a free home valuation. If you are buying and want the same history for a home you are considering, call Marc at (239) 287-5873 and read how we represent buyers in Estero.
Breckenridge sales that matter most to your price are the recent closings in your own village and size range. In the 12 months to September 29, 2026, 44 homes sold from $175,500 to $420,000, and the table below lists every one with its date, size, price and days on market.

Only one village had 10 closings in 12 months, so we read the sales themselves, not just the medians. The Villages on Lake Augusta led with 10 sales at a $230,000 median, then Wellington at Breckenridge with 8 at $187,250. The Preserve's four buildings together had 8 sales, Crystal Lake had 6 at $363,000, and Golden Pond, Greenwood Village and Crescent Lake had 4, 3 and 3. Villages on Court Side, Lake Geneva, Preserve I and the main Breckenridge label had no closing in the last 12 months.
Breckenridge has 842 residences and a bundled master assessment of roughly $2,800 a year, so pricing here rewards local knowledge. Five 2-bedroom, 2-bath homes of 873 square feet sold in Wellington at Breckenridge in the last 12 months: $182,500 in 67 days, $184,500 in 93 days, $184,500 in 25 days, $192,500 in 41 days and $175,500 in 38 days. That is a $17,000 spread, about 9%, and the lowest sale was the most recent. One Wellington unit was listed at $209,900 on September 29, 2026, after 152 days on the market.
The Villages on Lake Augusta had 10 closings with a 93-day median on market. Three 967-square-foot 2-bedroom homes sold at $210,000 in 9 days, $217,500 in 11 days and $190,000 in 304 days. The slowest sold for $20,000 to $27,500 less than the two fast ones, at 84.4% of its $225,000 list against 95.5% and 93.8% for the others, which is the clearest picture in the record of what months on the market cost.
The three upper-tier villages had 13 closings from $317,500 to $400,000, at medians of $363,000 for Crystal Lake, $367,450 for Golden Pond and $372,500 for Crescent Lake. Crystal Lake's six sales took 47 to 464 days on market, with a 249.5-day median, while Golden Pond's four had a 26.5-day median. Two 1,803-square-foot Crystal Lake homes both sold at $375,000, after 227 and 464 days.
The Preserve's Buildings II, III and IV had 3, 4 and 1 closings at medians of $235,000, $242,500 and $210,000, with days on market of 85, 101 and 132. A 1,326-square-foot Preserve III home sold at $265,000 on April 8, 2026 after 418 days, and Greenwood Village's three sales, including a $420,000 sale in 8 days on January 16, 2026, had a $268,500 median. The Preserve buildings are among those the milestone-inspection law reaches, so their sellers meet the buyer's documents question first.
The Lee County Property Appraiser's recorded, DOR-qualified sales matched to Breckenridge and its village names show 49 qualified resales in the 12 months to September 25, 2026, at a $243,000 median and a range of $175,500 to $430,000, all of them resales and none sold direct from a builder, against 44 MLS closings in the 12 months to September 29, 2026. The two counts use slightly different windows and the county legal-description match covers 842 parcels (637 condominium, 159 single-family and 46 common parcels), so we use the MLS figures for pricing and the county count as a cross-check. Breckenridge is fully built out, so every sale is a resale, and the county record confirms it [Source: Real property transfer and sale qualification codes (qualified sales, codes 01 and 02)].

Breckenridge sits below every named Estero neighbor on median price and on the high side for supply. Its $235,000 median for the 12 months to September 29, 2026 compares with $270,000 to $550,000 across the neighbors below, and its 4.4 months of supply compares with 1.7 to 6.2 for the neighbors.

The yardstick is closed sales in the last 12 months from one Southwest Florida MLS pull, September 29, 2026, so every row uses the same dates and the same method. Prices are not adjusted for home size, and each community's product mix differs.

A buyer who has toured Villagio at Estero sees a $270,000 median and an 88-day median on market; your Breckenridge listing answers with an 18-hole par-3 course, eight tennis courts and a bundled master fee. A buyer who has toured Country Creek sees a $295,000 median with 12 active listings; your listing competes on 55.5 days and 4.4 months of supply, so the first price you publish has to be right. Each of those buyers needs a different first paragraph.
Six of the eight neighbors turn over faster than Breckenridge on months of supply, at 1.7 to 3.1 against 4.4, and only Fountain Lakes at 4.8 and The Vines at 6.2 run higher. More listings per closing means more direct competition for your buyer's afternoon, which is the reason we read every active listing's village, size and price history before we set your number.
If you want to see exactly where your home lands against these neighbors, call Jesse direct at (239) 898-6072 or request a free home valuation. If you want to tour Breckenridge and two or three of them in one morning, call Marc at (239) 287-5873 and read how we represent buyers in Estero.
Breckenridge and Country Creek are both bundled-golf communities on the west side of Estero with no CDD, but Breckenridge sells 842 residences at a $235,000 median with an 18-hole par-3 course and eight tennis courts, while Country Creek sells 966 homes at a $295,000 median with single-family homes among five housing products. Your listing has to win that comparison.

Country Creek's median sold price is $295,000 against Breckenridge's $235,000, a gap of $60,000, but Country Creek's single-family homes and larger floor plans are part of that gap, and its per-square-foot median of $225 against $206 is closer. Breckenridge's master assessment of roughly $2,800 a year is a published number, while Country Creek's is not, so a Breckenridge seller who states the whole fee stack in one line lets the buyer compare like with like.
Breckenridge suits the buyer who wants an included 18-hole par-3 course, eight tennis courts and five pools at the lowest entry price among the named neighbors, and who is comfortable buying a condominium, coach home or villa in a fully built-out community. It also suits a buyer who plans a seasonal rental, because renters use the amenities.
Country Creek suits the buyer who wants a detached single-family home among five housing products, an executive course of par 61 and a larger community of 966 homes, and who accepts a green fee at the tee and no published assessment figure. Our Country Creek community guide reports the structure in detail. When we list a Breckenridge home, we do not argue with that buyer; we find the other one.
Your buyer has very likely seen a Country Creek listing. A Breckenridge 3-bedroom coach home at $370,000 to $420,000 sits above Country Creek's $295,000 median and inside its $195,000 to $560,000 range, and that buyer will compare age, floor plan and fees. Your listing has to state the fee stack, the square footage and the bundled golf plainly, then let the buyer do the arithmetic. If you own in either community and want to know which buyer pool your home will meet, call Jesse direct at (239) 898-6072 or request a free home valuation. If you are a buyer choosing between them, call Marc at (239) 287-5873 and see how we represent buyers in Estero.
McGreevy and Comisar price a Breckenridge home against recent closings in the same village and a similar size, then adjust for condition, roof and air conditioning age, view, flood zone, building height and furnishings. We never start from the community median, a portal estimate or the current asking prices next door.
Data updated: September 2026
The MLS record shows five size groups that behave differently, from homes under 1,000 square feet to homes of 2,000 square feet and up. We take the last 6 to 12 months of closings for your village, rank them, and ask where your home belongs.
Living area (last 12 months) | Closed sales | Median sold price | Median $ per sq ft | Lowest sale | Highest sale |
|---|---|---|---|---|---|
Under 1,000 sq ft | 12 | $190,000 | $211 | $175,500 | $228,000 |
1,000 to 1,399 sq ft | 16 | $235,000 | $199 | $205,000 | $285,000 |
1,400 to 1,699 sq ft | 4 | $296,250 | $194 | $210,000 | $335,000 |
1,700 to 1,999 sq ft | 9 | $375,000 | $207 | $335,000 | $420,000 |

The two tiers are visible in the summary: 30 homes under 1,500 square feet had a $220,000 median at $208 per square foot and 52.5 days on market, and 14 homes of 1,600 square feet or more had a $368,750 median at $203 per square foot and 99 days on market. The larger homes cost more in total and take longer, which is why they need the tighter comparable set.
Breckenridge was built village by village from roughly 1987 to 2005, so roofs, air conditioning, water heaters and windows are often at or past mid-life, and build year varies from village to village [Source: Breckenridge community guide]. We walk the home with a checklist that mirrors a buyer's inspector: equipment dates, storm protection on every opening, lanai condition, and the file of architectural approvals. Two 1,803-square-foot Crystal Lake homes both sold at $375,000, after 227 and 464 days, and the difference between a quick sale and a slow one at the same price is condition, position and how well the listing proves it.
Portal estimates, including the best-known portal estimate, blend an 873-square-foot Wellington condominium with a 2,137-square-foot Golden Pond coach home into one number. They cannot see the village label, the building height, the roof age or the association's fee layers, and a buyer sees the same estimate you do. Your list price needs a written, sourced rationale behind it, built from closings that match your home.
On September 29, 2026, 16 Breckenridge listings asked $195,000 to $419,000, and 4 of them had been on the market 300 days or more. Asking prices are not sale prices, and stale listings are a warning: we read each competing listing's village, condition and price history, then set your number where it wins the comparison on the first day rather than where it merely matches it.

McGreevy and Comisar market a Breckenridge home to the buyers actually buying here: people who want an included golf and tennis package at a condominium price, a seasonal home that a tenant can also enjoy, or a well-placed home about 3.2 miles in a straight line from Coconut Point. That means professional photography, aerial and video, a documents file ready on day one and database outreach.
Data updated: September 2026
The MLS record shows buying decisions at every price step: 8 of the 44 sales were under $200,000, 16 were between $200,000 and $249,999 and 10 were $350,000 or more. We market each home to the buyer for its band: a first bundled-golf address, a lock-and-leave seasonal home, a step up to a larger coach home, or a rental-ready condominium. We describe the home and the amenities, and we let the buyer decide whether they fit.
Breckenridge's strengths are clearer from above: an 18-hole par-3 course threaded around five lakes, the tennis courts and pools grouped near the clubhouse on Wimbleton Court, and Coconut Point about 3.2 miles away in a straight line [Source: Breckenridge amenities page]. Professional photography, aerial capture, twilight exteriors, a measured floor plan and a video walk-through are standard on every McGreevy and Comisar listing, not an upgrade. The aerial is what shows the buyer the lake or fairway view that a single room photo cannot.
The strongest marketing piece for a Breckenridge home is a folder, not a photo. Ours holds the master and village estoppels, the association's schedule of fees, the village's governing documents, the fee stack in one table, the FEMA panel and zone for your address, the milestone-inspection and reserve documents for a covered building, the Architectural Review Committee approvals for exterior work, equipment dates and any wind mitigation report [Source: Breckenridge schedule of fees (owner login for detail)]. A buyer who never has to ask the fee, flood and rental-rule questions writes an offer sooner, and a buyer's agent who can send that folder the same night becomes your ally.
The listing goes into the Southwest Florida MLS and out through its syndication, onto our own sites, and into targeted email and social campaigns to our database of Southwest Florida contacts, including out-of-state and Canadian seasonal buyers. With 44 closings in a year, the next Breckenridge buyer may already be renting inside the gate, touring Country Creek or Villagio at Estero, or owning a condominium and wanting a coach home. Finding that person is a database problem before it is an advertising problem. Follow our current listings on Instagram.
Breckenridge is a gated community with controlled access at the entrance, and we confirm the current access arrangement for showings with the association before launch so no buyer waits at the gate. Marc handles the field side, and for seasonal owners we keep a key protocol, a showing log and feedback after every visit.
Not every Breckenridge seller wants a public launch. An estate sale, a health change or a tenant in place is often better handled quietly, through direct agent-to-agent outreach and our own buyer database. Less exposure can mean a lower price, and we will tell you plainly which way that trade lands for your home.
If you want to see the marketing plan for your home before you commit, call Jesse direct at (239) 898-6072 or start with a free home valuation. If you are a buyer who wants early notice when a Breckenridge home comes to market, call Marc at (239) 287-5873 and read how we represent buyers in Estero.
Jesse McGreevy and Marc Comisar negotiate every Breckenridge offer themselves. In a community with a master association, village associations and, in some villages, condominium documents, the negotiation runs past the price into the disclosure delivery, the inspection, the buyer's insurance quote, any association approval and the estoppels, and each is a point where a seller's money is protected or given away.
The person who priced your home is the person across the table from the buyer's agent. Offers are not relayed by a coordinator and counters are not written from a template. That matters most where the buyer's agent will cite the lowest sale in your village and we will cite the ones that match your home's size and condition.
If your village is a homeowners association under Chapter 720, the buyer's cancellation right runs 3 days from receiving the disclosure summary or until closing, whichever comes first; if it is a condominium under Chapter 718, the buyer has 7 days, excluding Saturdays, Sundays and legal holidays, after signing and receiving the resale documents [Source: Florida Statutes 720.401] [Source: Florida Statutes 718.503]. We order and deliver the documents with or before the contract, so the clock starts the day the buyer signs and ends while the deal is fresh.
A buyer's inspector will date the roof, air conditioning, water heater and windows in a home built between the late 1980s and the mid-2000s. A pre-listing inspection finds those items on your schedule, not inside the buyer's inspection window. When a repair request arrives, we compare the cost of the fix with the cost of a credit and with the price of the next-best listing in your village, and we answer with numbers.
The buyer's homeowners or unit-owner premium depends on the roof, the openings, the flood zone and the carrier. Florida requires insurers to offer discounts for windstorm-mitigation features such as opening protection and roof-deck attachment [Source: Florida Statutes 627.0629]. A wind mitigation report in the file often turns an insurance objection into a smaller number.
Whether your village requires buyer approval is set by its own declaration, and the estoppel certificate is where it shows [Source: Florida Statutes 718.116]. Whether a village requires a sales application is set by its own documents, and the master's lease approval process carries its own rules for buyers who plan to rent. We ask at listing and build the application time into the contract.
Some concessions cost a seller less than the headline suggests. Covering a buyer's estoppel fee, crediting a water heater replacement or paying for a roof certification can be cheaper than a price cut of the same size, and it does not lower the recorded sale price the next appraisal will read. We model each option before we answer an offer.
If you have an offer in hand or expect one, call Jesse direct at (239) 898-6072 or request a free home valuation to test it. If you are a buyer preparing an offer on a Breckenridge home, call Marc at (239) 287-5873 and see how we represent buyers in Estero.
Selling a Breckenridge home costs the negotiated brokerage commission, Florida documentary stamp tax on the deed at $0.70 per $100 of price, the owner's title policy customarily paid by the seller in Lee County, the association estoppel certificates, and prorated property taxes. At the $235,000 median, doc stamps are $1,645 and the promulgated title premium is $1,250.
Data updated: September 2026
Florida charges documentary stamp tax of $0.70 per $100 of consideration, or portion thereof, on a deed, and the seller customarily pays it on a Florida resale [Source: Florida Statutes 201.02] [Source: Documentary stamp tax overview and rates]. At the $235,000 12-month median it is $1,645, and it appears on your closing statement as one line.
In Lee County, the seller customarily chooses the title company and pays for the buyer's owner's title policy, the reverse of the Collier County habit. The premium is promulgated by the state under Florida Administrative Code Rule 69O-186.003, so the base rate is the same at every title company, but the contract controls who pays [Source: Florida Administrative Code Rule 69O-186.003] [Source: Title insurance overview for consumers]. A buyer relocating from Collier may assume the opposite, so we confirm the allocation in writing.
An estoppel certificate states what is owed on your home and any fees due at transfer. Florida caps the fee at a base of $250 when the account is current, $100 more for delivery within three business days and $150 more if the account is delinquent, adjusted every five years for inflation, and the certificate is valid for 30 days; our shared 2026 cost research reports the adjusted amounts as $299, $119 and $179, which the issuing association confirms [Source: Florida Statutes 720.30851] [Source: HB 979 (2024) staff analysis, estoppel certificate fee caps]. In Breckenridge you may need one from the master association and one from your village association, and condominium villages issue theirs under section 718.116 [Source: Florida Statutes 718.116]. We order them early. Who pays is a contract term, and the Lee County custom is the seller.
Our community guide reports a one-time $2,800 capital contribution and a $100 transfer fee at purchase, and a $200 lease transfer fee for an owner who leases, all listed on the association's schedule of fees, which sits behind the owner login [Source: Breckenridge schedule of fees (owner login for detail)]. The guide describes the capital contribution as typically buyer-paid. Village associations may add their own one-time fees, and the estoppel is where they appear. Confirm the allocation in your contract.
Florida property tax is assessed on a calendar year and paid in arrears, so a seller closing before the bill is issued credits the buyer with the seller's share of the year, days owned divided by 365 times the annual tax, usually estimated from the prior year's bill [Source: Property tax information for taxpayers, calendar year and payment schedule] [Source: Property taxes, bill dates, discounts and delinquency]. Breckenridge has no CDD line on the bill. The master assessment and any village dues are prorated as your contract directs.
Since August 17, 2024, offers of buyer broker compensation may not be advertised in the MLS, buyers sign written agreements with their own agents before touring, and every commission is negotiable and not set by law [Source: NAR settlement FAQs] [Source: Written buyer agreements 101]. What you negotiate with us is the listing side. Whether to offer anything toward the buyer's agent is a separate decision we make together, off the MLS, based on the buyers your home is likely to meet. Florida law also requires us to disclose the brokerage relationship [Source: Florida Statutes 475.278].

Your own net sheet uses your contract price, your tax bill and your closing date, and we build it with you before you sign a listing agreement. On a $235,000 sale, each 1% of commission is $2,350, and the total of doc stamps and title premium is $2,895 before commission. For the statewide breakdown of every line, see our guide to seller closing costs in Florida.

A Breckenridge seller's disclosure duties depend on the village. Homeowners association sellers under Chapter 720 supply the section 720.401 summary before contract, condominium sellers under Chapter 718 deliver the section 718.503 documents, and every seller gives the property tax summary in section 689.261, the flood disclosure in section 689.302 and known material defects.
Section 720.401 sets four facts a seller should know. First, timing: the disclosure is due before the buyer executes the contract, not at closing. Second, who supplies it: on a resale, the owner who is not the developer. Third, the contract must carry the statute's voidability clause in conspicuous type. Fourth, if the disclosure was not provided, the buyer may cancel within 3 days after receiving it or before closing, whichever comes first, and that right cannot be waived and ends at closing [Source: Florida Statutes 720.401]. Our community guide does not say which villages are homeowners associations and which are condominiums, so your village's documents, or your closing agent, settle it.
Section 720.401(2) says the summary does not apply to associations regulated under chapters 718, 719, 721 or 723. Where a Breckenridge village is a condominium, as the Preserve buildings are described, the seller delivers the resale documents in section 718.503 instead, at the seller's expense, and the buyer's 7-day cancellation right (excluding weekends and legal holidays) runs under that section [Source: Florida Statutes 718.503]. Which regime governs the master layer for your parcel, and which forms your buyer needs, is a question for your closing agent or attorney. This is information, not legal advice.
We have not read the recorded master declaration or any village declaration for this page, and we do not say whether they restate the disclosure duty, because the association's bylaws and governing documents page sits behind the owner login and we will not characterize what we have not read [Source: Breckenridge bylaws and governing documents page]. What the sources do show is a documented split: the seller owes the disclosure before contract, and the incoming owner pays the capital contribution at closing, per the schedule of fees as our guide reports it.
Section 689.261 requires that a buyer of residential property receive a property tax disclosure summary at or before contract, warning that the buyer should not rely on the seller's current taxes because a change of ownership can trigger reassessment [Source: Florida Statutes 689.261]. Breckenridge has no CDD, so the bill carries no CDD line, which we point out to buyers.
Florida's residential flood disclosure requires a seller to give the buyer, at or before contract, answers on known flooding during ownership, flood insurance claims and federal assistance [Source: Florida Statutes 689.302]. Because most of Breckenridge is Zone X and the internal lakes and drainage carry Zone AE, the honest answers depend on your address, and the panel number belongs next to them.
Under Johnson v. Davis, 480 So. 2d 625 (Fla. 1985), a seller who knows of facts materially affecting a home's value that are not readily observable must disclose them [Source: Johnson v. Davis, 480 So. 2d 625 (Fla. 1985)]. In Breckenridge that means known leaks, roof or systems problems, storm damage and repairs, insurance claims, open permits, unapproved exterior work and pending assessments you know about. Transaction brokers carry a matching duty [Source: Florida Statutes 475.278].
Nothing in this section is legal advice; confirm the forms with your closing agent or attorney. Florida's condominium safety law requires a milestone structural inspection of condominium buildings three stories or taller at 30 years of age, and 25 years within three miles of the coast, and a funded structural reserve study. Breckenridge's genuine two-story coach homes and villas are outside it, and the Preserve and any three-story building are inside it.
Senate Bill 4-D, passed after the 2021 Surfside collapse and refined by HB 913 in 2025, requires condominium buildings of three stories or more to complete a milestone inspection, and section 718.112 sets the reserve rules, including the structural integrity reserve, for those buildings [Source: Florida Statutes 553.899] [Source: Florida Statutes 718.112] [Source: Florida House Bill 913 (2025), condominium safety refinements]. Buildings under three stories are exempt from the milestone inspection and the mandatory reserve study.
Our community guide reports that the Preserve's four buildings, roughly 160 units built around 2002, and any three-story or taller building are covered, that public records show units on the third and fourth floors, and that genuine two-story coach homes, villas and townhomes are exempt [Source: Breckenridge community guide]. A covered building built in the late 1980s would be past the 30-year mark. We do not know any individual building's inspection status, and we do not guess it.
The buyer will ask for the milestone-inspection result, the most recent reserve study, the association's reserve funding and any special assessment. We request those from the association at listing, present them plainly and put the answers in the documents file, because a building that has completed its inspection and is properly reserved is a stronger sale than one where the buyer has to chase answers. The state's inspection portal is a place to start [Source: Condominium building inspections portal].
A seller of a genuine two-story coach home or villa can say, accurately, that the milestone-inspection and structural reserve rules do not apply to the building. We document the height before we say it, because the claim is only as good as the building's actual story count.
If you want the building-height question answered for your home before you list, call Jesse direct at (239) 898-6072 or request a free home valuation. If you are a buyer who wants the inspection and reserve documents read for a specific building, call Marc at (239) 287-5873 and read how we represent buyers in Estero.
Breckenridge buyers pay a master assessment of roughly $2,800 a year, village dues of roughly $300 to $500 or more a year, a one-time $2,800 capital contribution and $100 transfer fee at closing and their own insurance and property tax, with no CDD line. Per-village figures sit behind the owner login and appear on the estoppel.
Data updated: September 2026
Village dues are not published in one place for the whole community, and we do not print a figure from any source other than the estoppel, the schedule of fees or the village's own budget. Every buyer confirms the current numbers in the resale package, which is why a seller who orders it first controls the conversation [Source: Breckenridge schedule of fees (owner login for detail)].
Layer | Amount | Period | Who owes it and when | Source |
|---|---|---|---|---|
Master assessment | Roughly $2,800 per year | Set by the association | Owner, from closing forward; seller pays through closing | |
Village sub-association dues | Roughly $300 to $500 or more per year, by village | Set by each village | Owner, on top of the master assessment; shown on the estoppel | |
Capital contribution | $2,800 | One time, at closing | Incoming owner, as our guide reports it; confirm in the contract | |
Transfer fee | $100 | One time, at closing | Confirm in the contract | |
Lease transfer fee | $200 | One time, per lease | Owner who leases, with association approval | |
Golf cart registration and storage lot | Roughly $100 and roughly $200 per year, if used | Annual | Owner who opts in | |
Community Development District | None | None | No CDD bond assessment on the tax bill | |
Property tax | Set each year by Lee County, reset for the buyer after a sale | Annual | Owner of record; prorated at closing | |
Homeowners or unit-owner insurance, flood insurance where required | Quote-dependent | Annual | Buyer |
The master assessment covers the golf course and its maintenance, the tennis and pickleball complex, the five pools, the clubhouse and fitness room, the community's private roads and gate, master insurance on common areas and the professional management team [Source: Breckenridge amenities page]. Village dues cover that village's own buildings and landscaping and, in some villages, bulk internet and cable, so tell your buyer which parts of the home are theirs to insure and they will quote faster.
In Florida a change of ownership resets a homestead's assessed value to just value as of the next January 1, and the seller's Save Our Homes cap does not transfer with the home [Source: Florida Statutes 193.155]. Your current bill is not what a new owner will pay. Showing that math before the buyer's lender does builds trust.
If you want the fee stack for your home set out before you list, call Jesse direct at (239) 898-6072 or request a free home valuation. If you are a buyer who wants the numbers checked line by line, call Marc at (239) 287-5873 and read how we represent buyers in Estero.
Breckenridge's flood map is mostly Zone X, the low-risk zone outside the special flood hazard area, with Zone AE confined to the internal lakes and drainage, on FIRM panel 12071C0579G effective November 17, 2022. A seller who prints the exact zone for the address answers a buyer's first insurance question before it is asked.
FEMA's National Flood Hazard Layer maps Zone AE as a Special Flood Hazard Area and Zone X as an area of minimal flood hazard [Source: National Flood Hazard Layer, flood hazard zones (Layer 28)] [Source: Flood Map Service Center, search by address]. A federally backed mortgage requires flood insurance in Zone AE and does not in Zone X, though it is still recommended. Look up the exact address on the FEMA Flood Map Service Center, because zones can vary parcel by parcel.
Hurricane Ian made landfall in Lee County on September 28, 2022 as a Category 4 storm, and its catastrophic surge was concentrated on the barrier islands [Source: Hurricane Ian Tropical Cyclone Report]. Breckenridge is about three to four miles inland of Estero Bay, but Lee County places it in Evacuation Zone A (storm surge zone 1), the first zone ordered out, so wind is the everyday insurance risk and storm surge is the evacuation risk. That is a real plus, and individual homes vary in repair history, so we pull the permit and insurance history for your address.
Windstorm premiums across Lee County moved significantly after the 2022 through 2024 storm seasons, and a Breckenridge home with a newer roof and current wind-mitigation credits carries a materially lower premium than one whose roof predates the recent storms [Source: Breckenridge community guide]. For a seller, a fresh roof and wind-mitigation credits are dollars on the closing price. Lee County publishes the flood-insurance discount information for its Community Rating System communities [Source: Lee County CRS flood insurance discounts].
If you want the flood and storm file built for your home, call Jesse direct at (239) 898-6072 or request a free home valuation. If you are a buyer who wants the flood zone explained for a specific address, call Marc at (239) 287-5873 and see how we represent buyers in Estero.
Breckenridge rules that affect a sale live in the master documents and each village's own documents: architectural approval for exterior work, a lease approval process with a $200 lease transfer fee, village-level lease terms and pet limits, and the amenity rules for the golf course and courts. Confirm each before you market it.
Seasonal leasing is permitted, renters have full amenity access, and a $200 lease transfer fee applies at the master level with an application and approval process; the minimum lease term and the number of leases allowed per year are set by each village and sit behind the owner login [Source: Breckenridge community guide]. We do not state a minimum term we have not read. For a seller, the leasing rule decides whether an investor is a real buyer, so we pull the current rule for your village before we market it.
Breckenridge permits pets, and the specific rules, such as leash requirements and any size or number limits, are set in each village's documents and the master rules [Source: Breckenridge community guide]. Because pet policies can vary by village, a seller with pets tells the buyer which village's rules apply.
Golf on the bundled course carries no green fee, an optional annual fee of roughly $100 registers a personal golf cart, and a storage lot costs roughly $200 a year, per the association's fee schedule as our guide reports it [Source: Breckenridge schedule of fees (owner login for detail)]. Tennis and pickleball reservations run through the association's reservation system for residents [Source: Breckenridge amenities page].
Whether a village requires a sales application and buyer approval is set by its own documents, and the estoppel certificate says which [Source: Florida Statutes 718.116]. We learn the requirement for your village at listing and build the time into the contract.
Exterior changes such as paint, screen enclosures and landscaping need Architectural Review Committee approval before work begins, reviewed against the community's documented standards [Source: Breckenridge Architectural Review Committee]. Before any pre-listing exterior work, submit the request early, because the committee's calendar becomes part of your listing calendar.
If you want the rules that affect your sale confirmed before you list, call Jesse direct at (239) 898-6072 or request a free home valuation. If you are a buyer who needs the leasing or pet rules read before you commit, call Marc at (239) 287-5873 and read how we represent buyers in Estero.

16 of the 44 sales went to contract within 30 days and 4 took 300 days or more, so the same community produced both a one-week sale and a sale after 464 days. Price is the biggest lever we can control, and condition and documents are the next two.
Many Breckenridge sellers are seasonal and out of state for part of the year. We coordinate access, lockbox, showings, the estoppel orders and the closing remotely, keep the home presentation-ready and update you after every showing, so you do not need to be in Florida to sell well.
If you want a timeline built around your calendar, call Jesse direct at (239) 898-6072 or request a free home valuation. If you are a buyer planning a purchase around the season, call Marc at (239) 287-5873 and read how we represent buyers in Estero.
Prepare a Breckenridge home by fixing what a buyer's inspector will flag, refreshing what a buyer sees first, and gathering the association and building documents before the first showing. Targeted updates move the needle, and a full renovation rarely returns its cost against a $235,000 median.
Fix leaks, failing equipment and anything an inspector will call out. Refresh paint, lighting, flooring transitions and landscaping. Remodel only where the village's recent sales show buyers paying for it: over-improving for the comparable set costs as much as under-preparing.
A clean, decluttered, move-in-ready home photographs and shows better, and a turnkey-furnished condominium can shorten the sale for a seasonal buyer. We help you decide whether to sell furnished, price the furnishings and market the turnkey advantage.
If you want a preparation list for your home, call Jesse direct at (239) 898-6072 or request a free home valuation. If you are a buyer who wants to know what a well-prepared home looks like, call Marc at (239) 287-5873 and read how we represent buyers in Estero.
A Breckenridge listing should say what the home and the amenities are, in plain facts: an 18-hole par-3 course threaded around five lakes, eight lighted Har-Tru tennis courts, three pickleball courts, five pools and a clubhouse with a fitness room, on the west side of Estero about 3.2 miles in a straight line from Coconut Point.
The course opened around 1990, plays par 54 over 1,726 yards from the back tees and is included with ownership, with a driving range and putting green near the 10th tee [Source: Breckenridge Golf and Tennis Club, 18 holes, par 54, 1,726 yards, private, par-3 style] [Source: Breckenridge community guide]. A par-3 round is faster and easier to walk than a championship round, and that is a fact to state, not a promise about who will enjoy it.
Our community guide reports approximate drive times from the gate: a short drive to Coconut Point (about 3.2 miles in a straight line), 10 to 12 minutes to I-75 Exit 123, 12 to 14 minutes to Miromar Outlets, 15 to 18 minutes to Florida Gulf Coast University and 20 to 25 minutes to Southwest Florida International Airport and to Bonita and Barefoot beaches [Source: Breckenridge community guide]. Lee Health Coconut Point, with a 24-hour freestanding emergency department, is about 3.7 miles away in a straight line [Source: Lee Health opens the county's first freestanding emergency department in Estero].
Describe the home, the village, the amenities and the fees. Do not describe who should or should not live there, and do not promise rental income or a flood outcome the record does not support. A listing that states the floor, the view, the roof age and the fee stack earns more trust than one full of adjectives.
If you want your listing remarks drafted from the record, call Jesse direct at (239) 898-6072 or request a free home valuation. If you are a buyer who wants the honest version of Breckenridge before a showing, call Marc at (239) 287-5873 and read how we represent buyers in Estero.
Breckenridge's most instructive recent sales are three 967-square-foot, 2-bedroom, 2-bath homes in the Villages on Lake Augusta that sold at $210,000 in 9 days, $217,500 in 11 days and $190,000 in 304 days. This guide does not cite a Breckenridge closing of our own, so we teach from the community's public MLS record instead.
Data updated: September 2026
We will be straight with you: the market pull behind this page is the community's whole closed MLS record, not our transaction file, and we do not present a Breckenridge sale of our own that we cannot show you. We would rather say that than dress up a story. The record teaches the same lessons a first-hand story would, and every figure in it can be checked against the MLS.
Between December 31, 2025 and April 1, 2026, three 967-square-foot homes closed: $190,000 on December 31 after 304 days, $217,500 on February 27 after 11 days and $210,000 on April 1 after 9 days. Their list prices were $225,000, $232,000 and $220,000, so the sold-to-list ratios were 84.4%, 93.8% and 95.5%.
We do not know any of those sellers' circumstances, and a long listing can be the right answer for an estate or a home that needs work. But the numbers frame the choice any Breckenridge owner faces. The slowest home sold for the least and gave back the most against its list, and the two fast sales closed at 93.8% and 95.5% of list. An owner who knows the ladder before listing can decide which rung to aim for instead of discovering it in the offers.
At the other end, a 3-bedroom, 2.5-bath home of 1,799 square feet in Greenwood Village sold for $420,000 on January 16, 2026 at 98.8% of its $424,900 list after 8 days, the top sale in the 12-month window. Same community, same year, $244,500 apart from the $175,500 Wellington sale. That is the range your pricing has to navigate, and it is why we start every Breckenridge valuation by placing your home on its village's ladder.
If you want to know which rung your home sits on, call Jesse direct at (239) 898-6072 or request a free home valuation. If you are a buyer looking for a home with room to improve, call Marc at (239) 287-5873 and read how we represent buyers in Estero.
Breckenridge owners get a free valuation by requesting one online or calling Jesse McGreevy direct at (239) 898-6072. It is a written opinion of value built from closed sales in your own village and size range, placed on the community's price ladder, with your fee stack, flood file and net sheet beside it. There is no cost and no obligation.
Data updated: September 2026
You receive the recent closed sales in your village with dates and days on market, a per-square-foot analysis based on MLS living area, the live competition with price histories, your home's position on its village's ladder with the reasons, the fee stack your buyer will underwrite, and a recommended list price with a defensible range. Request it through our McGreevy and Comisar valuation form.
In a community where similar homes sold for $175,500 and $420,000 in one year and the same plan sold for $190,000 after 304 days and $217,500 after 11, the price decides the sale. We would rather you see the evidence and the number before you commit to anything, and many Breckenridge owners use the valuation to decide whether to sell this season or next.
Call Jesse McGreevy direct at (239) 898-6072 or email [email protected]. Call Marc Comisar at (239) 287-5873. The office is at 24031 S Tamiami Trl #101, Bonita Springs, FL 34134. Bring your address, your timeline and the one thing you are most worried about, and you will get a straight answer.
Breckenridge sellers get the strongest results by listing with McGreevy and Comisar of Domain Realty, the #1 team in Southwest Florida since 2012, because a 842-residence community with nine villages and 16 associations and two possible legal forms rewards village-level pricing and a documents file ready on day one. In one year, Breckenridge homes sold $244,500 apart.

If you are searching for the best Breckenridge listing agent, or thinking, "I need to sell my home in Breckenridge," here is the short version of everything above. We place your home on its own village's ladder of closed sales. We build the documents file (estoppels, fee schedule, milestone and reserve documents, flood disclosure) before the first showing. We market to the buyers who actually buy here, and we negotiate every offer ourselves, through the review window and the closing table.

List before the new year if you can. Our tabulation of the MLS record shows 67 of the 171 closings in the last 60 months in March, April and May, which means contracts written in the winter and early spring [Source: Breckenridge community guide]. A home that is photographed, documented and live by early January meets the first spring buyers on the first tour, not the fifth.
Not by much. In the last 12 months, homes under 1,500 square feet had a $208 median per square foot and homes of 1,600 square feet or more had $203, per the MLS record. In total dollars the coach homes sell much higher, at $368,750 against $220,000, and a view or a renovation is how a condominium closes the gap.
Read the closed sales in your village and size range, then compare your list price with them. The three Lake Augusta sales show a $27,500 spread for the same plan and a 304-day listing that sold for less than two 10-day ones. Reprice to the right rung, complete the documents file and refresh the photos before you assume the market is the problem.
We recommend it. A homeowners association seller owes the section 720.401 summary before the buyer signs, and a condominium seller owes the section 718.503 documents at the seller's expense, so ordering at listing starts the buyer's review clock on day one [Source: Florida Statutes 718.503].
Yes. An estate, a health change or a tenant in place is often better handled through direct agent outreach and our own buyer database before, or instead of, a public launch. Less exposure can mean a lower price, and we will show you both scenarios with numbers before you choose.
Ask each team three things: its comparable set for your village, its explanation of the master and village fee layers, and its plan for the association documents. Our best real estate agents in Estero guide compares teams on the public record, and Jesse direct at (239) 898-6072 will walk you through ours.
McGreevy and Comisar is a top-reviewed Breckenridge realtor, and the quotes below are genuine five-star Google reviews from sellers, reproduced in each reviewer's own words. We publish no aggregate score and no rating widget. Read the full set on the Google profile.
★★★★★ "We had been on the market for several months with no offers. When we signed with Marc our house was sold in 2 weeks. He has a unique system for selling homes." Verified Google review
In a community with several price ladders, a listing that sits is usually priced against the wrong rung or missing the documents a buyer needs. Repricing to the right comparables and completing the file is often all it takes.
★★★★★ "Their recommendation on pricing my unit was sound and proved prescient. I never questioned their integrity and found it easy to rely on their recommendations. I would work with them again in a heartbeat." Verified Google review
Most Breckenridge homes are units, and a sound price for a unit comes from the closings that match its village and size, not from the community median.
★★★★★ "Marc made an extremely stressful time of selling my parents' house easier because of his expertise, compassion, and diligence. I cannot thank him enough and I would recommend him without reservation." Verified Google review
Many sales here are handled by families who live elsewhere, including estate sales run by adult children. We coordinate the home on site, work with the estate's attorney when there is one and keep the family informed at every step.
Breckenridge specialists matter because the facts that decide a sale here live in documents, not in a listing feed: a master association over nine villages and 16 associations with their own dues, two possible legal forms, a capital contribution, a milestone-inspection rule that turns on building height, a mostly-Zone-X flood map and a price range from $175,500 to $420,000.
Jesse McGreevy is a licensed Florida REALTOR and Sales Associate with Domain Realty, a co-founder of the brokerage, and one half of McGreevy and Comisar. He runs pricing, marketing, data and the association and closing paperwork, which in Breckenridge means the village ladders, the estoppels and the net sheet. Reach him direct at (239) 898-6072, and read his profile on the Jesse McGreevy agent page.
Marc Comisar is a licensed Florida REALTOR and Broker Associate with Domain Realty and the other half of McGreevy and Comisar. He runs the field side: showings, buyer agent conversations, inspections, contractors and the on-site management that lets a seasonal owner sell without flying down. Reach him at (239) 287-5873, and read his profile on the Marc Comisar agent page.
A general agent may price an 873-square-foot Wellington condominium off the community median, hand the buyer an HOA summary when the village is a condominium, wait until contract to order the estoppel, skip the milestone-inspection question in a three-story building, quote a flood zone for the whole community, or forget the capital contribution. None of those mistakes is exotic, and each one costs a seller time or money.
Every Estero community sells differently, and we publish a seller guide for each one we cover. If you own in more than one community, or you are comparing notes with a neighbor, see our guides to selling a home in Estero, selling a home in Meadows of Estero and selling a home in Lakes of Estero. The wider market picture for the village is on our Estero community hub, and the neighbor we compare most often is covered in our Country Creek guide.

Whether you are selling in Breckenridge, The Brooks, Bella Terra, Corkscrew Shores, Grandezza, Wildcat Run, West Bay Club, Pelican Sound, Shadow Wood, or Miromar Lakes, our team provides local market guidance, professional listing exposure, and a clear plan to help you sell confidently.

Breckenridge sellers often buy again in Southwest Florida, sometimes inside the same community, trading a condominium for a coach home or the reverse. We run both sides as one plan, including the timing of two closings and the Save Our Homes portability claim that can carry accumulated tax savings to your next Florida homestead.
Florida's portability rule lets a homestead owner who establishes a new Florida homestead within the statutory window transfer the difference between just value and capped assessed value, up to $500,000, to the new home [Source: Florida Statutes 193.155] [Source: Form PT-112, Save Our Homes portability guide]. The January 1 test matters, because homestead status is fixed on that date each year. We sequence both closings around it.
Some owners move from an entry condominium to a 3-bedroom coach home for more space, or the reverse. Both sales and purchases run through the same master association and the same estoppel process, which makes a same-community move simpler to coordinate than it sounds. Ask us about it when you call.
If your next home is a golf community, a newer single-family house or a condominium, our guide to buying a home in Estero walks through the contract, inspection and approval steps, and our Estero HOA and CDD fee guide compares carrying costs across the village.
If you want to plan the sale and the purchase together, call Jesse direct at (239) 898-6072 or request a free home valuation. For the purchase side, call Marc at (239) 287-5873 and read how we represent buyers in Estero.
Breckenridge owners ask these questions before they sell, and each answer below is written for a Lee County seller in a gated community with a master association, in a single paragraph with its source. They cover price, timing, the association documents, the estoppel, disclosure, milestone inspections, costs and the choices around renting and preparing.

Nothing here is legal or tax advice; confirm anything that affects your sale with your closing agent, attorney or CPA.
Start with a written valuation built from closed sales in your own village and size range, then build the documents file before you list. That file holds the master and village estoppels, the schedule of fees, the village documents, the milestone-inspection and reserve documents for a covered building, the flood disclosure, equipment dates and a wind mitigation report. Price the home on its village's ladder, market it, and deliver the section 720.401 or 718.503 documents with the contract. Call Jesse direct at (239) 898-6072 to begin.
Hire the team that shows you the closed sales for your village, explains the master and village fee layers, and personally negotiates your offer. McGreevy and Comisar of Domain Realty are the #1 team in Southwest Florida since 2012, and Jesse and Marc handle every Breckenridge listing themselves. Our best real estate agents in Estero guide compares teams on the public record.
It depends on your village, size, view, condition and roof age. In the 12 months to September 29, 2026, 44 Breckenridge homes sold from $175,500 to $420,000 at a $235,000 median, and homes under 1,500 square feet had a $220,000 median against $368,750 for homes of 1,600 square feet or more. A free valuation gives you the number for your address.
44 Breckenridge homes closed on the Southwest Florida MLS in the 12 months to September 29, 2026, for $11,794,300 in total volume. The last 24 months had 71 closings, the last 36 months 102 and the last 60 months 171. The county's recorded qualified sales show 49 resales in the 12 months to September 25, 2026, at a $243,000 median.
The median sold price was $235,000 in the 12 months to September 29, 2026, at $206 per square foot of living area. The 24-month median was $246,400, the 36-month median $275,000 and the 60-month median $285,000, all from the Southwest Florida MLS, so recent prices are below the longer record.
The highest sale in the 12 months to September 29, 2026 was $420,000, a 3-bedroom, 2.5-bath, 1,799-square-foot home in Greenwood Village that sold on January 16, 2026 after 8 days. The highest sale in the last 24 months was $470,000, and in the last 60 months $475,000, per the MLS record.
The median Breckenridge home sold after 55.5 days on the market in the last 12 months, and 16 of 44 sold within 30 days. 4 took 300 days or more. The 60-month median of 19 days reflects the faster 2021 and 2022 market, so price to the current record.
It is balanced. With 16 active listings on September 29, 2026 and 44 closings in 12 months, Breckenridge had about 4.4 months of supply, and homes sold at a median 95.8% of list. Correctly priced homes sell near ask, while stale listings show that overpricing is expensive.
16 Breckenridge homes were listed on September 29, 2026, asking from $195,000 to $419,000 with a $283,250 median, and 4 of them had been on the market 300 days or more. The list in the pricing section shows each one's village, size and price.
In the last 12 months, homes under 1,500 square feet, mostly 2-bedroom condominiums, sold at a $220,000 median, and homes of 1,600 square feet or more, mostly 3-bedroom coach homes, sold at a $368,750 median. Per square foot the two are close, at $208 and $203.
The 12-month median of $235,000 is below the prior 12 months' $269,000 and below the $325,000 of the block before that, per the MLS record. Part of the decline is a larger share of sales under $250,000: 24 of 44 against 12 of 27 the year before. Your village's own recent sales matter more than the community median.
The median was $206 per square foot of MLS living area in the 12 months to September 29, 2026, against $207 over 24 months, $217 over 36 months and $224 over 60 months. Wellington at Breckenridge was $210 and the Villages on Lake Augusta $211 in the last 12 months.
Late winter and spring carry the most closings: March, April and May had 67 of the 171 closings in the last 60 months, with April the busiest month at 26. A home that is documented and live by early January meets those buyers first, though a correctly priced home sells in any month.
Compare your list price with the closed sales in your village and size range, complete the documents file and refresh the photos. Four of the 44 sales took 300 days or more, and three Lake Augusta homes of the same plan sold for $190,000 after 304 days and $210,000 and $217,500 within 11. Repricing to the right rung is often the fix.
Not under section 720.401. That section says it does not apply to associations regulated under chapter 718, so a condominium seller delivers the resale documents in section 718.503 instead, at the seller's expense [Source: Florida Statutes 718.503]. Confirm which regime governs your village with your closing agent or attorney.
Before the buyer signs the contract, not at closing. The seller supplies it on a resale, the contract must carry the statute's voidability clause, and if it was not provided the buyer may cancel within 3 days after receipt or before closing, whichever comes first [Source: Florida Statutes 720.401]. We deliver it with the contract.
In Lee County the seller customarily pays for the buyer's owner's title policy, and the premium is promulgated by the state [Source: Florida Administrative Code Rule 69O-186.003]. At the $235,000 median it is $1,250. The contract controls, so we confirm the allocation in writing at offer.
Documentary stamp tax on the deed is $0.70 per $100 of price, customarily paid by the seller in Florida [Source: Florida Statutes 201.02]. At the $235,000 median that is $1,645, and at $420,000, the top sale of the year, it is $2,940.
The association must issue an estoppel certificate on request, valid for 30 days, and the fee is capped at a base of $250, adjusted to $299, with $119 more for delivery within three business days and $179 more if the account is delinquent [Source: Florida Statutes 720.30851]. You may need one from the master and one from your village.
Our community guide describes the one-time $2,800 capital contribution and the $100 transfer fee as typically buyer-paid, per the association's schedule of fees, which sits behind the owner login [Source: Breckenridge schedule of fees (owner login for detail)]. Contracts can allocate it differently, and the estoppel shows what is due at transfer.
Yes. Section 689.261 requires a property tax disclosure summary at or before contract, warning that the buyer should not rely on the seller's current taxes because a change of ownership can trigger reassessment [Source: Florida Statutes 689.261]. Breckenridge has no CDD line on the bill.
You must give the section 689.302 flood disclosure at or before contract, and under Johnson v. Davis you must disclose known material defects that are not readily observable [Source: Florida Statutes 689.302] [Source: Johnson v. Davis, 480 So. 2d 625 (Fla. 1985)]. Most of Breckenridge is Zone X, but zones can vary by parcel, so we print the exact zone for your address.
The master and village estoppels, the schedule of fees, the village's governing documents, the disclosure summary or condominium resale documents, and for a covered building the milestone-inspection and reserve documents. We order them at listing because several sit behind the owner login [Source: Breckenridge bylaws and governing documents page].
It can. The law applies to condominium buildings of three stories or more, so genuine two-story coach homes and villas are outside it and the Preserve and any three-story building are inside it [Source: Florida Statutes 553.899]. We gather the inspection and reserve documents up front for covered buildings.
It depends on the village. Whether a village requires a sales application is set by its own documents, and the estoppel says which [Source: Florida Statutes 718.116]. A buyer who plans to lease also meets the master's lease approval process and $200 lease transfer fee.
Yes, with limits. Seasonal leasing is permitted, renters receive full amenity access, and the minimum lease term and any cap on leases per year are set by each village and sit behind the owner login [Source: Breckenridge community guide]. Read your village's rule before you plan on rental income.
We have not verified a short-term rental rule for any Breckenridge village, because minimum lease terms are set village by village behind the owner login. We do not promise a buyer short-term rental rights, and we tell buyers to confirm the rule for your village before they offer.
You should have them for any visible exterior work. Paint, screen enclosures, landscaping and similar changes need Architectural Review Committee approval before work begins [Source: Breckenridge Architectural Review Committee]. Unapproved work can surface at a sale, so we put the approvals in the listing file.
Breckenridge has controlled access at the entrance, so we arrange showing access with you and the association before launch. Marc handles the field side, and for seasonal owners we keep a key protocol, a showing log and feedback after every visit.
No. Fix leaks, failing equipment and what an inspector will flag, and refresh paint, lighting and landscaping. A full renovation rarely returns its cost against a $235,000 median, and we walk your home to tell you which updates pay.
In a community where pricing decides the outcome, an agent usually earns the fee: a home that sat 304 days sold for $27,500 less than a similar home that sold in 11. An agent brings the comparable set, the documents file, the buyer database and the negotiation. We are glad to show you the math.
At a $235,000 sale, doc stamps are $1,645 and the owner's title premium is $1,250, before the commission you negotiate, estoppels of up to $299 each, title and lien search, prorated taxes and any mortgage payoff. Each 1% of commission is $2,350. We build your net sheet before you list.
Since August 17, 2024, buyer broker compensation may not be advertised in the MLS, buyers sign written agreements with their agents before touring, and every commission is negotiable [Source: NAR settlement FAQs]. You negotiate the listing side with us, and we decide together whether to offer anything toward the buyer's agent.
Possibly not. A qualifying homeowner may exclude up to $250,000 of gain, or $500,000 for a qualifying married couple filing jointly, if ownership and use tests are met [Source: Publication 523, selling your home]. A foreign seller faces FIRPTA withholding. Confirm with your CPA.
Golf is bundled with ownership through the master assessment, with no separate equity membership and no resident green fee, so the buyer receives the golf access with the home, per our community guide [Source: Breckenridge community guide]. The association's records at closing confirm what transfers.
Yes. We handle the prep, photography, showings, estoppels, buyer application coordination and closing remotely, and we update you after every showing. Many Breckenridge sellers are seasonal, and you do not need to be in Florida to sell well.
It can raise the insurance cost and, with a federally backed mortgage, requires flood insurance. Most of Breckenridge is Zone X, with Zone AE in the internal lakes and drainage [Source: National Flood Hazard Layer, flood hazard zones (Layer 28)]. We print the exact zone for your address and get a quote before the buyer does.
A wind mitigation report, a roof certification or a credit often solves it. Florida requires insurers to offer discounts for verified mitigation features [Source: Florida Statutes 627.0629]. We put the report in the file at listing so the quote is right the first time.
Ask each team for its comparable set for your village, its plan for the estoppels and association documents, and who will personally negotiate your offer. Then ask how it handles the difference between Chapter 720 and Chapter 718 villages and the milestone-inspection question. Our best real estate agents in Estero guide sets the options side by side.
Breckenridge sellers and buyers work with Jesse McGreevy and Marc Comisar of Domain Realty because the team reads every closed sale inside the community, prepares the association paperwork before a buyer asks, and works from an office in Bonita Springs a short drive from the Coconut Point corridor. If you are thinking about selling in Breckenridge, the work begins well before the listing goes live. It begins with the village: an 873-square-foot Wellington condominium or a 2,137-square-foot Golden Pond coach home, and where your home sits on that village's ladder of closed sales. It begins with the estoppels, the fee schedule and the building's milestone documents. It begins with a fee stack stated in one line and a flood file that puts the exact zone beside the panel number. That is the work we do for Breckenridge sellers, and as the leaders of Domain Realty Group our team has closed over $2.5 billion in real estate doing exactly this kind of preparation across Southwest Florida.
Our team has closed more than 4,000 transactions across Southwest Florida. Since Jesse started in Southwest Florida real estate in 2004, we have represented buyers and sellers across Estero's gated communities.
