Buying a condo in Villages on Court Side Lake means paying a $269,000 median across 11 Southwest Florida MLS closings in the 36 months to September 29, 2026, then carrying a $2,800-a-year master fee and bringing $2,900 to the master association at closing. This buyer guide sits beside our full Villages on Court Side Lake community guide and our Breckenridge community guide, and it answers a buyer's questions: what a Court Side flat costs to buy and to carry, which records are public and which you must ask two associations for. If you are comparing buyer's agents, our guide to the best real estate agents in Estero sets the options side by side on the public record.

Owning a flat here also means one day selling it. Our Villages on Court Side Lake seller guide shows the resale side of every number below, and our Villages on Court Side Lake home valuation page shows how a Court Side flat is priced from its own plan's sales. Marc Comisar runs the buyer side: the search, the showings, the offer and the walk-through. Jesse McGreevy runs the data and the paperwork. We lead Domain Realty Group, and as the leaders of Domain Realty Group our team has closed over $2.5 billion in real estate across Southwest Florida. Our office is in Bonita Springs, and Estero is a market we work every week.

Recent Villages on Court Side Lake market record (12 months to September 29, 2026): 2 MLS closings at $228,000 and $230,000, a $229,000 median (the mean of the middle pair, and a small sample), $458,000 in total volume, a median of 19 days on market and a median 96.4% of list price. The first window that reaches 10 closings is the 36 months to September 29, 2026: 11 closings at a $269,000 median. One listing was active on September 29, 2026, a two-bedroom, 978 square foot flat asking $205,000.

We publish no count of Court Side purchases we represented, because none is on file for this village, and we do not present a public-record comparison as our own deal. In the last 12 months we tracked both of the Villages on Court Side Lake closings in the Southwest Florida MLS, and we tracked all 17 records the MLS holds here since June 2022 (16 marketed through the MLS and one entered after closing).

For Villages on Court Side Lake buyers: the first question is the building, because the county's unit numbering points to three floors, which brings Florida's milestone inspection and reserve study rules into play. The second is the carry, because the master fee is a published $2,800 a year but the village fee is not public. The third is the plan, because 22 of the 117 residential parcels are three-bedroom and those sell more slowly than the 968 square foot entry plan.

Those are career honors across Lee and Collier County. McGreevy and Comisar are Top 1% Real Estate Agents Nationally Since 2008, and what we claim about Court Side is narrower and checkable: we have read the master association's fee schedule and brochure, the state's records for both associations, the county roll and every closing in the MLS record.

Key Takeaways

Villages on Court Side Lake buyers who read nothing else on this page should know these ten facts, each sourced in the sections below. They decide what you pay, what you carry and what paperwork you must ask for, and every one is specific to this two-association village inside Breckenridge.

  • What condos cost. The 36-month median is $269,000 on 11 MLS closings, with prices from $210,000 to $300,000; the last 12 months hold only 2 closings at $228,000 and $230,000 (Southwest Florida MLS, pulled September 29, 2026).
  • The entry plan is the benchmark. Seven 968 square foot, two-bedroom flats closed from August 2022 to June 2026 at $228,000 to $285,000, and the newest sold in June 2026 at $228,000 after 20 days.
  • Buyers have room in the ask. Thirteen of 16 marketed closings sold below the final list price, at a median gap of $8,650, and the 36-month median sold-to-list is 95.9%.
  • One condo is for sale. One listing on September 29, 2026, a 978 square foot flat at $205,000 after 80 days, is 6.0 months of supply at the 12-month pace.
  • The master fee is $2,800 a year for golf, tennis, five pools and a clubhouse, with no equity deposit and no green fee; a buyer also pays a $2,800 capital contribution and a $100 transfer fee at closing.
  • The village fee is not public. Two associations, two managers and two estoppels; the master brochure says only that owners typically pay $300 to $500 without stating the period.
  • You have 7 days. Section 718.503 lets a condominium buyer cancel within 7 days, excluding Saturdays, Sundays and legal holidays, when the documents arrive late.
  • Monthly carry is about $1,705 at a $229,000 price with 20% down at 7.03%: $1,223 principal and interest, $233 master fee and $249 tax, before the village fee and insurance (our arithmetic).
  • Three floors, by the numbering. Ask both associations for the milestone inspection and reserve study; we have not confirmed the story count or either association's status.
  • Flood and evacuation differ. FEMA shows Zone X at the four building points and Lee County's layer returns evacuation Zone A; confirm both for the exact unit.

What Does It Take to Buy a Condo in Villages on Court Side Lake?

Buying a condo in Villages on Court Side Lake takes a budget that includes the price, a $2,800 master fee each year, $2,900 to the master association at closing and an unpublished village fee, plus the condominium documents from the seller and a plan for the milestone and reserve questions that come with three-floor 1990s buildings.

Start With the Whole Budget

The price is one line. The master fee is $2,800 a year, a buyer brings $2,900 to the master at closing, Lee County tax is about $13 per $1,000 of taxable value and the village fee sits on top. We build the monthly number with you before you tour.

Get the Paperwork Early

Section 718.503 entitles you to the declaration, articles, bylaws and rules, the financial statement and budget, the milestone summary if applicable, the reserve study or a statement and the frequently asked questions sheet, at the seller's expense. We ask for them with the contract, not after.

Pick the Plan, Then the Unit

Seven of 16 marketed closings were the 968 square foot, two-bedroom, two-bath plan, and 22 of 117 residential parcels are three-bedroom. Choose the plan that fits and then look at floor, condition and any lease in place.

Plan the Timeline

Closing follows the document review, the inspection and the lender's condominium project review. We build those into the contract dates so a slow estoppel does not become a missed closing.

What Is the Villages on Court Side Lake Market Like for Buyers Right Now?

The Villages on Court Side Lake market for buyers is thin and negotiable: one active listing against 2 MLS closings in the 12 months to September 29, 2026 is about 6.0 months of supply, 13 of 16 marketed closings sold below list, and prices sit below the 2024 peak.

Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026)

The Four Windows

Two sales cannot carry a market, so this page widens the window until it reaches 10 closings. Each window is named beside each figure.

Window to September 29, 2026MLS closingsMedian soldMedian $ per MLS sq ftMedian days on marketMedian sold to list
12 months2 (small sample)$229,000 (mean of $228,000 and $230,000)$223.561996.4%
24 months5 (small sample)$228,000$216.772095.9%
36 months, first window with 10 or more11$269,000$236.361895.9%
60 months16$267,500 (mean of $266,000 and $269,000)$257.731596.9%

Months of Supply

One active listing against a 12-month pace of 2 closings is 6.0 months of supply. We read that as one listing in a village that rarely trades, and the figure moves by whole months with each sale. Do not quote it as a trend.

Where Buyers Have Leverage

Buyers had the most leverage on the slow tail: three of 11 closings in the 36 months took 114, 162 and 194 days, and the 978 square foot flat that listed at $260,000 closed at $212,000 after 114 days. The fast sales, 8 of 11 within 30 days, were priced to the closings, and there the room in the ask is small.

Where Sellers Have the Edge

A flat priced to the recent record of its plan sold in a median 18 days in the 36-month window, so a buyer who wants one should be ready to move on the day. With one listing on the market, a buyer's choice is limited, and we set up alerts for new ones.

The Direction of Price

The MLS median by calendar year was $250,000 in the August to December 2022 window, $282,500 in 2023, $285,000 in 2024, $212,000 in 2025 and $229,000 in 2026 to September 29, each on 2 to 5 sales. The county's recorded sales agree on direction: $287,500 in 2024, $235,000 in 2025. The direction is down from 2024; the size is uncertain because every sample is small.

What Have Villages on Court Side Lake Condos Sold For in the Last 36 Months?

Villages on Court Side Lake condos sold 11 times in the 36 months to September 29, 2026, at a $269,000 median and $236.36 per MLS square foot, the first window that reaches 10; the table lists every marketed closing back to August 2022 so you can see what your plan has cost.

Every Marketed Closing, Newest First

Sixteen closings in nearly four years is not enough for a trend line, so a village this thin is read sale by sale. Sold to list is sold price over final list price, and figures are from the Southwest Florida MLS, pulled September 29, 2026.

One further transaction, in June 2022, was entered in the MLS after closing at $271,000 for a 968 square foot, two-bedroom condo. It was not marketed through the MLS, has no days on market, and is excluded from every median on this page.

What the Table Tells a Buyer

The 968 square foot plan closed within 44 days every time, at $228,000 to $285,000, with the newest sale at the low end. The three-bedroom units closed at $286,000 and $290,000 after 194 and 162 days, so a buyer of one has time to negotiate. And the biggest gaps between list and sold price, $48,000 and $34,900, came on the two longest-listed sales that sold below list.

What Does a Villages on Court Side Lake Condo Cost by Plan and Size?

A Villages on Court Side Lake condo costs $228,000 to $285,000 for the 968 square foot entry plan and $210,000 to $318,000 across the larger plans, in the closings from August 2022 to June 2026. The plan sets the price more than anything else, and the larger plans did not close at a higher price per square foot.

Two Bedrooms and Three

The county roll shows 95 two-bedroom parcels (81 percent) and 22 three-bedroom parcels (19 percent), with heated areas from 967 to 1,781 square feet and a median of 977. If you want a spare room for visitors or a home office, the three-bedroom plans exist but come to market rarely.

The Price per Square Foot

The 36-month median across all plans is $236.36 per MLS square foot. Compare a flat's ask with its own plan's closings in the table above, not with a village-wide figure.

What Is for Sale in Villages on Court Side Lake Today?

On September 29, 2026 one Villages on Court Side Lake condo was for sale: a two-bedroom, two-bath, 978 square foot flat listed at $205,000 with 80 days on market, or $209.60 per square foot of listed area. That ask is below both 2026 closings and both 978 square foot sales on record.

Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026)

The One Listing

The $205,000 ask sits below the $212,000 and $266,000 of the two 978 square foot sales, and it has sat 80 days against an 18-day median. That says the ask has not yet found its buyer, and it is a reason to make an offer from the closings, not from the ask.

How We Watch for New Listings

Inventory changes daily, so we set up alerts on new Court Side listings, price changes and long-listed units, and we call you the day a plan you want appears. Our team's Domain Realty Group site carries live listings across Southwest Florida.

Off-Market and Quiet Sales

About half of recorded sales here never appear as MLS listings, so a buyer who sees only the MLS sees half the market. We ask owners and agents about condos that might sell quietly, and we tell you what we find.

How Do Villages on Court Side Lake Prices Compare With the Other Breckenridge Villages?

Reading the Ladder as a Buyer

Court Side's 36-month median is $69,100 above Wellington's, $14,000 above Villages on Lake Augusta's and $16,000 below the Preserve's, and the upper tier ran $363,000 to $372,500 at the 12-month median. The master fee, amenities and gate are the same across the community; what changes is the building, the plan and the village association.

Villages on Court Side Lake vs Wellington at Breckenridge: Which One Should You Buy In?

Choose Villages on Court Side Lake for larger flats, some with three bedrooms, at a $269,000 median over 36 months and a 1993 to 1996 build, or Wellington at Breckenridge for the lowest entry price into Breckenridge's bundled golf and tennis, a $199,900 median, more frequent sales and one association instead of two.

Where the Two Differ Most

Size and price. Over the same 36 months Wellington at Breckenridge closed 17 times at a $199,900 median and Court Side 11 times at $269,000, a gap of $69,100, for flats that are typically 100 or more square feet larger and in 22 cases have a third bedroom. Our reading is that size and a newer build explain the premium. Two of Court Side's three 2025 MLS sales closed at $210,000 and $212,000, so its floor sits close to Wellington's ceiling.

Who Should Choose Which

Both villages sit inside Breckenridge, so the amenities do not decide it. Choose Villages on Court Side Lake if you want more space or a third bedroom, accept two associations and a three-floor building to be vetted, and can live with fewer comparable sales when you eventually sell. Choose Wellington at Breckenridge if price is the constraint and about 873 to 912 square feet are enough. The master fee, amenities and gate are identical; only the village fee, the building and the association differ. McGreevy and Comisar are Top 1% Real Estate Agents Nationally Since 2008, and we show both on one morning. Read our buyer guide for Wellington at Breckenridge to compare.

What Does Florida Law Give a Villages on Court Side Lake Buyer Before Contract?

Florida law gives a Villages on Court Side Lake condominium buyer the seller's documents at the seller's expense and 7 days, excluding Saturdays, Sundays and legal holidays, to cancel when they arrive after signing, under section 718.503. The contract must also state whether the association has completed its milestone inspection and reserve study.

The Documents You Are Entitled To

Section 718.503(2) entitles a prospective purchaser to a current copy of the declaration of condominium, the articles of incorporation, the bylaws and rules, the annual financial statement and budget, the inspector-prepared milestone summary if applicable, the most recent structural integrity reserve study or a statement that none has been completed, the inspection report for a turnover inspection where one applies and the frequently asked questions sheet, plus a governance form from the Division of Condominiums [Source: Florida Statutes 718.503].

The Seven-Day Window

The resale contract must carry, in conspicuous type, either an acknowledgment that you received the documents more than 7 days before signing, or a clause making the agreement voidable by written notice within 7 days, excluding Saturdays, Sundays and legal holidays, of signing and receipt. Any purported waiver has no effect, and the right ends at closing.

The Milestone and Reserve Statements

For contracts entered after December 31, 2024, the contract must also say in conspicuous type whether the association has completed its milestone inspection and structural integrity reserve study, is required to and has not, or is not required to. Read that statement before you sign.

The Property Tax Summary and Flood Disclosure

The seller gives you the property tax disclosure summary in section 689.261, which warns that a sale can reset the assessed value, and the flood disclosure in section 689.302 [Source: Florida Statutes 689.261].

Where a Chapter 720 Layer Could Also Apply

The two village associations are condominium associations under Chapter 718. The master association's own statutory chapter is not stated in the records we read for this village. Where a Chapter 720 homeowners layer applies, section 720.401 requires a disclosure summary before the contract, and section 720.401(2) says that summary does not apply to associations under Chapter 718. Ask your closing agent which set your purchase needs. This is information, not legal advice.

How Do the Estoppel Certificate and Association Approval Work at Villages on Court Side Lake?

At Villages on Court Side Lake the estoppel certificate is the association's written statement of what the unit owes, ordered from the manager of the phase that holds the unit, capped by Florida law at $299 for a current account and delivered within 10 business days. Sale approval is set by each declaration, which is not public.

Which Estoppel

Phase I, Villages on Court Side Lake I, is managed by Schoo Association Management in Fort Myers, and Phase II, Villages on Court Side Lake II, by Gulf Breeze Management Services in Bonita Springs, per the master association's management roster [Source: Association Management Companies]. The master association separately issues resale documents through its manager.

What the Estoppel Shows

The estoppel states current dues, any special assessment, whether the account is delinquent and whatever is owed on the unit, and it is where the village fee shows for the first time [Source: Florida Statutes 718.116]. By Lee County custom the seller pays for it, and the contract controls. Read it before the inspection period ends.

Approval of Sales and Leases

Whether a village association must approve a sale or a lease is a matter for its declaration and rules, not the public record. On leases, the master association charges $200 per lease, so a screening step exists at the master level. Ask the manager for the current procedure and any application fee, in writing.

Gate Equipment After Closing

After closing, a new owner takes photo ID, the warranty deed and the settlement statement to the master office to arrange gate equipment. The office is open Monday to Friday, 8 a.m. to 4 p.m.

What Should You Inspect Before Buying a Villages on Court Side Lake Condo?

Before buying a Villages on Court Side Lake condo, inspect the unit itself, ask both the association and the seller about the building's roof, windows and balconies, and request the milestone inspection report and the structural integrity reserve study. A 1993 to 1996 building has systems about 30 years old unless replaced.

The Unit

Air conditioning, water heater, plumbing, electrical panel, windows and doors, and the interior finishes are the inspector's list. Ask for permit history from the Village of Estero for any remodel, and note which floor the unit is on and whether stairs or an elevator serve it, because we have not confirmed an elevator from a public record.

The Building

The roof, exterior, balconies and common systems belong to the association, so ask for the roof date and the window and balcony history for the specific building. The county's unit numbering points to three floors in all four buildings, which is our inference, not a story count from a plan.

Milestone Inspection and Reserve Study

Section 553.899 requires a milestone inspection by December 31 of the year a building reaches 30 years, and every 10 years after, and section 718.112 requires a structural integrity reserve study for buildings of three or more habitable stories. The roll dates Court Side 1993 to 1996, so the 30th year falls between 2023 and 2026. We hold neither association's status, so we ask.

What a Reserve Study Can Mean for Owners

A milestone inspection can lead to repairs, and the study sets how much the association must reserve each year, so a building's next roof, balcony or painting cycle can raise dues or produce a special assessment. That is a reason to read the budget, not a prediction. We have seen no public notice of a Court Side assessment.

How Do You Insure a Villages on Court Side Lake Condo?

Insuring a Villages on Court Side Lake condo takes an HO-6 policy for your contents, interior finishes, liability and loss assessment, on top of the association's master policy that insures the structure, and possibly flood coverage even though FEMA maps the buildings in Zone X. Get quotes before you offer, because no public source publishes a Court Side premium.

The Master Policy and Your HO-6

Section 718.111 governs the association's insurance and section 627.714 the unit owner's loss assessment coverage. Ask each association what its master policy covers, what the hurricane deductible is and how old the roof is, because a large deductible can become an assessment [Source: Florida Statutes 718.111]. The master association lists its own insurances on its site.

Flood and Zone X

FEMA's map shows Zone X, the 0.2 percent annual chance flood hazard in a coastal zone, at all four building points on the panel effective November 17, 2022, and a lender does not require flood insurance on the map alone, though any lender or insurer may and any owner can buy it [Source: FEMA flood hazard zones, layer 28]. It is a map reading, not a survey.

Wind and the Mitigation Form

The county's design wind speed layer shows 160 miles per hour for Risk Category II buildings at the site. A wind mitigation inspection on the state's uniform mitigation verification form can earn discounts, so ask your insurance agent for one [Source: Uniform Mitigation Verification Inspection Form].

Citizens and Quotes

Some buyers find coverage through Citizens Property Insurance, and buyers who expect to use it should read its published flood coverage requirement first. We quote no Court Side premium.

Evacuation Zone

Lee County's evacuation layer returns Zone A at the four building points. That is our reading of one layer, so confirm the zone for the exact unit on the county's evacuation lookup.

What Will You Pay Each Month to Own a Villages on Court Side Lake Condo?

A Villages on Court Side Lake buyer pays principal and interest, a $233 monthly master fee, Lee County tax, the village fee and insurance. At $229,000 with 20% down at the 7.03% Freddie Mac average as of September 24, 2026, principal and interest is $1,223 and the total before village fee and insurance is about $1,705 a month.

Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026)

An Illustrative Payment at Four Prices

The table uses four prices from the closings, a 20% down payment, a 30-year fixed loan at 7.03% and the 13.0449 mills proposed for 2025 on a non-homestead basis. It is our arithmetic, not a loan offer, and it excludes the village fee, insurance and any utilities.

Why We Stop Short of One All-In Number

The village fee is unpublished, so any all-in figure is a guess until you hold the estoppel. The master brochure's typical $300 to $500 would add roughly 0.1 to 0.2 percent of a $269,000 price if annual, or 1.3 to 2.2 percent if monthly, which is a wide range that only the estoppel resolves. We show you the estoppel before you offer.

Homestead and the First Bill

A homestead owner pays less, and a buyer's first tax bill can differ from the seller's because a sale can reset the assessed value. See the Florida Department of Revenue's exemptions guidance and the Lee County Property Appraiser.

What Are Buyer Closing Costs at Villages on Court Side Lake?

A Villages on Court Side Lake buyer's closing costs are the lender's fees and title policy, documentary stamp tax and intangible tax on a new mortgage, recording fees, the inspection and appraisal, prepaid taxes and insurance, and the $2,900 master closing charge. In Lee County the seller customarily pays the owner's title policy and the deed stamps.

Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026)

The Lee County Custom

In Lee County the seller customarily pays the owner's title policy and the $0.70 per $100 documentary stamp tax on the deed, the reverse of Collier County's title custom, and the contract controls. On a $229,000 sale the deed stamps alone are $1,603, by our arithmetic.

Taxes on the Mortgage

A new mortgage carries documentary stamp tax on the note at $0.35 per $100 and nonrecurring intangible tax of $0.002 per dollar [Source: Nonrecurring intangible tax on mortgages]. On the $183,200 loan of the $229,000 example those are $641.20 and $366.40.

The Master Association's Two Charges

The master brochure asks the buyer's title company to collect a $2,800 capital contribution and a $100 transfer fee at closing, so $2,900, and to obtain the master estoppel through the manager's resale documents page. The village may charge its own, which we have not seen.

Recording, Title and Other Lines

The buyer customarily records the deed and mortgage, at fees set by statute, and pays for the lender's title policy, the appraisal, the inspection and the survey where needed. Property tax is prorated at closing, with the seller crediting the buyer for the seller's days, and the lender typically collects prepaid insurance and tax escrows. We give you an estimate of every line at offer.

How Does Buyer Representation Work After the NAR Settlement?

Since August 17, 2024, a Villages on Court Side Lake buyer signs a written agreement with an agent before touring, the agreement states the agent's compensation, and every commission is negotiable. Offers of buyer-broker compensation can no longer be advertised in the MLS, but a seller may still offer to pay it off the MLS.

What the Written Agreement Says

The agreement names the services, the term and the compensation in a specific amount or rate, and it can be negotiated [Source: Written buyer agreements 101]. We explain each term and never ask you to sign something you have not read.

Who Pays the Agent

Compensation is a negotiated term. A seller may offer to pay some or all of it, and we ask for that in the offer where it makes sense, but you and your agent agree what you owe if it is not covered [Source: NAR settlement FAQs].

Florida's Brokerage Relationship Rules

Florida requires an agent to disclose the brokerage relationship, such as single agent or transaction broker, before or at the first substantive contact. We work as your representative, and we say which role in writing.

Can You Finance a Villages on Court Side Lake Condo?

You can finance a Villages on Court Side Lake condo in most cases, but a lender reviews the condominium association as well as you, and here there are two village associations under one master. Conventional, FHA and VA loans and cash all work in principle, and we ask your lender to check the project early.

Conventional, FHA and VA

Conventional loans typically require 3% to 20% down depending on the program, FHA loans are insured by the federal government and VA loans are available to eligible veterans and service members [Source: VA home loan program overview]. Your lender sets the terms, and we introduce you to lenders who work in Estero.

Condominium Project Review

A lender reviewing a condominium checks the association's budget, reserves, litigation, owner-occupancy and delinquency, and Fannie Mae lists conditions that make a condominium project ineligible in its selling guide [Source: Selling Guide B4-2.1-03]. If a Court Side association fails a review, financing options narrow, so we ask your lender to check before you offer.

First-Time and Down Payment Programs

Florida Housing Finance Corporation offers first mortgage and down payment assistance programs for eligible buyers [Source: Homebuyer programs overview]. Eligibility depends on income, price and other limits, so we send you the current rules.

Cash Buyers

Cash buyers close faster and skip the project review, and a seller may accept a lower price for certainty. In a village where 3 of 11 recent closings took 114 to 194 days, a cash offer with a short inspection window has leverage on a long-listed unit.

Before You Borrow

The Consumer Financial Protection Bureau publishes plain-language guides to mortgages and closing disclosures [Source: Owning a home]. We recommend reading them, and we do not give lending advice.

How Do We Find You the Right Condo in Villages on Court Side Lake?

We find you the right Villages on Court Side Lake condo by starting with your budget, plans and tolerance for fees, then matching a plan to it, watching the MLS for the rare listing and asking about quiet sales. In a village with one listing, patience and speed matter more than volume.

Start With Your Plans

Tell us whether you want a full-time home, a seasonal home or a rental, how much space you need, whether you want golf and tennis, and what monthly cost feels right. Those answers narrow the plan quickly.

Tour With the Record in Hand

We bring the closings of each plan to the tour so you see the price in context. A 978 square foot flat listed at $205,000 is a different conversation when the two closings of that size were $212,000 and $266,000.

Watch for the Long Listings

Listings active 80 days or more are where the negotiating room is, and the one Court Side listing has been active 80 days. We track each one's price history.

How Do We Negotiate for You in Villages on Court Side Lake?

We negotiate for you in Villages on Court Side Lake by writing the offer from the closings of the plan, using the seven-day document window and the inspection period as leverage, asking for credits where the record supports them and protecting your deposit. Thirteen of 16 marketed closings sold below the final list price, at a median gap of $8,650.

Pricing the Offer

An offer is anchored to the closings of the plan, with adjustments for floor, condition and time. We tell you when a flat is priced above the record and when it is not, and we never talk you into a bidding war the record does not support.

Using the Windows

The condominium document review, the inspection period and the lender's project review are the three points where a buyer's position is protected. We calendar each and ask for the documents with the contract.

Credits and Repairs

A credit for a repair or a covered estoppel fee can be worth more to you than a price cut of the same size, and it does not lower the recorded price the next appraisal reads. We model each option.

The Appraisal

In a village where the last comparable may be a year old, an appraisal can come in below the contract. We give the appraiser the closings that match the plan and tell you when to renegotiate.

Which Villages on Court Side Lake Rules Decide Whether a Condo Works for You?

The rules that decide whether a Villages on Court Side Lake condo works for you are the leasing rules, the pet rules, parking and storage, the gate and the architectural review process, of which only the master association's are public. The village associations' minimum lease terms, pet limits and approval steps must be confirmed in writing before you offer.

Leasing and Short-Term Rental

The master association charges $200 per lease and gives renters use of golf, courts, pools and the fitness room. Minimum terms and approval steps are set by each village, and no short-term rental rule is public, so a buyer planning stays shorter than a month should treat them as not permitted until the association says otherwise in writing.

Pets

The pet rules are set by the two village associations and the master association, and we found no published rule for any of the three. A person with a disability who needs an assistance animal is protected under federal fair housing rules whatever the association's policy [Source: HUD assistance animals].

Parking, Storage and Carts

Parking assignments are set by the declaration and rules, so ask the manager how spaces are assigned. The master schedule lists golf cart registration at $100 a year plus $25 and a storage lot space at $200 to $225 a year plus $25.

Exterior Changes

Exterior changes need architectural approval from the master association's review committee before work begins.

Age Restriction

Villages on Court Side Lake is not a 55-plus community; Breckenridge is all-ages. It is also not The Villages of central Florida.

Is Villages on Court Side Lake the Right Place for You to Buy?

Villages on Court Side Lake is the right place to buy if you want a larger flat, some with three bedrooms, with golf and tennis bundled into a $2,800 master fee, and can accept a thin resale market, an unpublished village fee and 1990s buildings whose milestone and reserve status you must verify.

What Works

Marketed sizes run to 1,330 square feet, 22 parcels have three bedrooms, the entry plan sold in 44 days or fewer every time, renters get amenity access, the master fee is small against the package.

What to Weigh

The market is thin, with 2 MLS closings in 12 months and about half of recorded sales never reaching the MLS. Prices have eased from a $285,000 MLS median in 2024 to $229,000 in 2026 to date. Three of 11 recent closings took 114 to 194 days. The village fee, lease rules and pet rules are unpublished, and the master closing charge is $2,900 on top of the village's own.

What We Would Do

Ask for both associations' documents first, price the offer from the closings of the plan, and read the estoppel before the inspection period ends. If those answers are good, a Court Side flat is a bundled golf and tennis home at a condo price.

Why Does a Villages on Court Side Lake Specialist Matter for a Buyer?

A Villages on Court Side Lake specialist matters for a buyer because the facts that decide a purchase live in documents, not in a listing feed: two village associations with separate managers, a master fee schedule, a capital contribution, a milestone and reserve rule that turns on building height and half of recorded sales that never reach the MLS.

Marc Comisar

Marc Comisar is a licensed Florida REALTOR and Broker Associate with Domain Realty and one half of McGreevy and Comisar. He runs the buyer side: the search, the showings, the offer, the inspections and the walk-through. Reach him direct at (239) 287-5873.

Jesse McGreevy

Jesse McGreevy is a licensed Florida REALTOR and Sales Associate with Domain Realty, a co-founder of the brokerage, and one half of McGreevy and Comisar. What We Cannot Tell You From a Desk

We have not read the village declarations page by page, and the lease, pet and approval rules are not public, so we ask each manager. We say where the record stops and name the document that would answer the question.

Two sets of dues apply: the master association's $2,800 a year for 2026, payable as four installments of $725, and the village association's own fee, which the master's brochure describes as typically $300 to $500 without stating the period or the village. The estoppel shows the real figure.

What is the monthly cost of owning at Villages on Court Side Lake?

At a $229,000 price with 20% down at 7.03%, principal and interest is $1,223, the master fee about $233 and tax about $249, or about $1,705 a month before the village fee and insurance, by our arithmetic.

What one-time fees does a buyer pay at Villages on Court Side Lake?

The master association charges a $2,800 capital contribution, reduced to $1,000 for a current owner, plus a $100 transfer fee, so a typical buyer brings $2,900 to the master at closing. The village associations may charge their own, which we have not seen.

The master association permits leasing and charges $200 per lease, and renters get amenity access. Minimum lease terms and approval steps are set by each village association, so ask the manager of your phase before you rely on rental income.

Are short-term rentals allowed at Villages on Court Side Lake?

We do not know. No short-term rental rule is public, so get the answer in writing before you buy for that purpose.

Are pets allowed at Villages on Court Side Lake?

The public record we read does not state a pet policy for either village association. Ask the manager of your phase for the rule on number, weight and breed before you offer.

What is the flood zone at Villages on Court Side Lake?

FEMA's map shows Zone X, the 0.2 percent annual chance flood hazard in a coastal zone, at all four building points, outside the special flood hazard area, on the panel effective November 17, 2022. It is a map reading, not a survey.

Is Villages on Court Side Lake in an evacuation zone?

Lee County's evacuation layer returns Zone A at the building points. Confirm the zone for the exact address on the county's evacuation lookup, because we are reporting one layer.

Do Villages on Court Side Lake buildings need a milestone inspection?

If a building has three or more habitable stories, yes: Florida requires an inspection by December 31 of the year the building reaches 30 years, or 25 where the local agency sets it. The county's unit numbering points to three floors, but we have not confirmed the story count or the certificate of occupancy dates.

What is a structural integrity reserve study, and does Villages on Court Side Lake have one?

It is a reserve study of the roof, structure, plumbing, electrical and other major components required for buildings of three or more habitable stories. Ask both associations for their study and whether it is filed with the state.

How many floors do the Villages on Court Side Lake buildings have?

The county's unit numbers fall in three series in each building, which points to three floors. That is our inference from numbering, not a plan-based story count.

Is there an elevator at Villages on Court Side Lake?

We have not confirmed it from a public record. Ask the association, and ask about the stairs to an upper-floor unit before you tour.

Who manages Villages on Court Side Lake?

Phase I is managed by Schoo Association Management in Fort Myers and Phase II by Gulf Breeze Management Services in Bonita Springs, per the master association's management page. The master association's resale documents run through its own manager.

What schools serve Villages on Court Side Lake?

We did not source school assignments for this village. Lee County assigns by choice zone, so confirm current options with the School District of Lee County.

How far is Villages on Court Side Lake from the beach and airport?

We have not sourced drive times to the beach or the airport, so we do not quote them; test the drive at the hour you would make it.

Is Villages on Court Side Lake good for seasonal owners?

The bundled fee, the gated community and the winter activity calendar suit a seasonal owner, and the 2026 sales in February and June show no strong seasonal pattern. Ask the associations about shutters, water shutoff and rules for an unoccupied unit.

How does Villages on Court Side Lake compare with Wellington at Breckenridge?

Court Side's 36-month median is $269,000 on 11 sales, against $199,900 on 17 for Wellington at Breckenridge, and Court Side has larger flats and some three-bedrooms. The decision table above sets them side by side.
