Updated October 2026

Selling a home in Seasons at Bonita starts with the plan size, because the 548 homes trade in two tiers, and with the CDD line, because every buyer will see it on the tax bill. Lee County recorded 40 sales across the 547 Seasons at Bonita home parcels in the 12 months to September 25, 2026 at a $562,500 median. The five facts that price a Seasons at Bonita home

Plan size first: homes under 2,000 square feet and larger plans trade in separate tiers. Lot second: lake, preserve or interior, on a 40, 50 or 60 foot lot. Third, the phase and year built, 2018 to 2023. Fourth, upgrades such as a pool, extended lanai or impact glass. Fifth, condition and roof.

What a Seasons at Bonita seller competes with

Other resales inside the gate, the club homes of Bonita National next door and newer homes such as Bonita Del Sol west of I-75. The listing that wins shows the plan, the lot, the dues and the CDD line with documents.

A Seasons at Bonita specialist

A Seasons at Bonita listing agent has to know that the CDD line runs $1,280.34 to $1,812.31 a year by lot width with bonds to 2048 or 2051, that buyers pay reported one-time association fees, that the gate sets showing logistics, and that new flood maps take effect March 2, 2027.

Why a two-tier market needs care

The community median sits between the two price tiers where few homes trade; we price from your tier.

Why a team of partners sells differently

Jesse McGreevy prices the home and builds the resale package; Marc Comisar negotiates.

What we will not do

We will not price your home from an automated estimate, and we will not borrow a days-on-market figure from another community to make a page look complete. We will not promise a sale date or a premium the record does not show. We will show you the evidence, name the documents and let the market answer.

What Is the Seasons at Bonita Market Doing for Sellers Right Now?

Data updated: October 2026 (Lee County Property Appraiser public roll and recorded sales, our analysis, September 26, 2025 to September 25, 2026, newest recorded sale September 25, 2026; Southwest Florida MLS, Development SEASONS AT BONITA, closed in the 12 months before July 1, 2026, pulled July 1, 2026 (actives July 8, 2026); East Bonita Beach Road CDD FY 2027 adopted budget).

We pulled every recorded sale for the 547 Seasons at Bonita home parcels for the 12 months to September 25, 2026: 40 sales, no builder-direct sales. The parcel set is every legal description on the three recorded phases, which matches the association's and the CDD's count of 548 homes within one parcel.

How Do We Price a Seasons at Bonita Home?

We price a Seasons at Bonita home from the closest recorded sales of the same plan size and lot, adjust for lake or preserve view, pool, impact glass and condition, and check the result against the active listings in your tier. The number comes with the sales behind it and the CDD line a buyer will add, from our Bonita Springs office.

Data updated: October 2026 (Lee County Property Appraiser public roll and recorded sales, our analysis, September 26, 2025 to September 25, 2026, newest recorded sale September 25, 2026; Southwest Florida MLS, Development SEASONS AT BONITA, closed in the 12 months before July 1, 2026, pulled July 1, 2026 (actives July 8, 2026); East Bonita Beach Road CDD FY 2027 adopted budget).

Step one: the closest sales

Same plan size, same tier, ideally the same plan name.

Step two: the lot

Lake with fountain, preserve, or interior, on a 40, 50 or 60 foot lot.

Step three: the carry

Quarterly dues plus the CDD line of $1,280.34 to $1,812.31 a year.

Step four: insurance

A 2018 to 2023 home's wind form and opening protection shape the buyer's quote.

Step five: price against the live market

With about 3.7 months of supply in July 2026, price inside the band that is closing in your tier.

The first-hand note: what we measured for this page

We pulled every recorded sale in Seasons at Bonita for the 12 months to September 25, 2026 and matched the county roll to the CDD's own unit count: 547 parcels against 548 assessed units, in two bond groups that match the three recorded phases. The finding that shapes our pricing: homes under 2,000 square feet and larger plans sold about $244,000 apart at the median, so the community median describes almost no actual home.

What Does the MLS Show for Seasons at Bonita Sellers, and What Does It Miss?

The Southwest Florida MLS pull of July 1, 2026 shows 39 Seasons at Bonita closings over the prior 12 months at a $575,000 median, a 62-day median on market and an average 95.5 percent of list, with 12 active listings on July 8. We read it beside the county record for every Bonita Springs price we set.

Data updated: October 2026 (Southwest Florida MLS, Development SEASONS AT BONITA, closed in the 12 months before July 1, 2026, pulled July 1, 2026 (actives July 8, 2026); Lee County Property Appraiser public roll and recorded sales, our analysis, September 26, 2025 to September 25, 2026, newest recorded sale September 25, 2026).

What the MLS measured

39 closings from $417,500 to $1,150,000, volume $23.7 million, about $305 per square foot of living area.

Supply

About 3.7 months of supply on July 8, 2026.

Speed

A 62-day median and a 99.3-day average on market.

Why the MLS and county counts differ

The county counted 40 recorded sales to September 25; the MLS counted 39 closings to July 1, a window that starts earlier.

How Does Seasons at Bonita Benchmark Against Its Neighbors?

Against its Bonita Springs neighbors, Seasons at Bonita's recorded median of $562,500 over the 12 months to September 25, 2026 sits below Bonita National's $690,000 next door and Bonita Del Sol's $692,012, using the same county method for each; all three carry newer homes than most of the city.

Data updated: October 2026 (Lee County Property Appraiser public roll and recorded sales, our analysis, September 26, 2025 to September 25, 2026, newest recorded sale September 25, 2026; the same county method for every community).

The recorded-sale benchmark

CommunityHome parcels matchedRecorded sales, 12 monthsMedianMedian $ per county heated sq ft

Bonita National1,458109$690,000$347.63
Bonita Del Sol24582$692,012$330.46

Per square foot, Seasons at Bonita's $284.99 sits below Bonita National's $347.63 and Bonita Del Sol's $330.46 on its few measured sales.

Reading the benchmark

A Seasons at Bonita home competes most directly with other newer non-golf communities east of I-75; Bonita National adds a club.

What it cannot tell you

The plan, the lot and the CDD line are not in a per-foot median.

Is Now a Good Time to Sell a Home in Seasons at Bonita?

Now is a reasonable time to sell a Seasons at Bonita home if you price to your tier: the MLS showed a 62-day median to sell and about 3.7 months of supply in July, season begins in Bonita Springs in November, and Lee County's revised flood maps take effect March 2, 2027. Timing counts back from your closing date.

Data updated: October 2026 (Southwest Florida MLS, Development SEASONS AT BONITA, closed in the 12 months before July 1, 2026, pulled July 1, 2026 (actives July 8, 2026); FEMA Letter of Final Determination for Lee County (maps effective March 2, 2027); Citizens flood page read October 2026).

Season and the calendar

A listing photographed and documented by late October meets the season's buyers first.

The tax bill

The November bill carries the CDD line; the seller's share is prorated at closing.

Insurance rules

From January 1, 2027 Citizens requires flood coverage on every personal residential policy with wind coverage.

The ballot

A November 3, 2026 constitutional amendment would change homestead exemptions and non-homestead caps (CS/HJR 1-F); we state no dollar effect.

Timing counts back from the date you need to close

Allow for the association's application, then a 30 to 45 day closing after the MLS's 62-day median to sell.

What Does a Buyer Pay Each Year to Own in Seasons at Bonita?

A Seasons at Bonita buyer pays the association's quarterly dues, which recent listings report at roughly $300 to $440 a month with lawn care, irrigation, basic cable and internet reported as included, the East Bonita Beach Road CDD line of $1,280.34 to $1,812.31 a year by lot width, and City of Bonita Springs and county taxes.

Data updated: October 2026 (East Bonita Beach Road CDD FY 2027 adopted budget; listing-reported association dues; Lee County Tax Collector).

What the dues reportedly carry

The gate, clubhouse, pool and spa, fitness center, courts, lakes, common landscaping, lawn care, irrigation, basic cable and internet, managed by Castle Group; confirm in the budget.

Bond debt service, a 4.57-acre preserve and a 14 percent share of Bonita Beach Road common infrastructure costs; on-site operations are assigned to the association.

Paying the CDD

The line is billed on the November Lee County tax bill, with the 4 percent discount for November payment.

One-time charges

MLS records report a $500 association fee, a $150 transfer fee and a $100 application fee; the estoppel states the amounts.

What Do the Clubhouse, Pool and Courts Mean When You Sell in Seasons at Bonita?

Every Seasons at Bonita home shares a clubhouse, a resort-style beach-entry pool with lap lanes and spa, a fitness center and studio, pickleball, tennis and bocce courts, dog parks and paths, funded by the dues, with no golf to join. The amenities support every price equally, so a seller wins on plan, lot and condition in Bonita Springs.

Data updated: October 2026 (Seasons at Bonita association site; 2026 listing records; East Bonita Beach Road CDD FY 2027 budget).

The amenity campus

Clubhouse with social room, resort pool with beach entry, lap lanes and spa, fitness center and studio, pickleball, tennis and bocce courts, dog parks, paths and a playground; court counts vary by source, so we confirm them.

No golf dues

Golf is next door at Bonita National, a separate club; a Seasons at Bonita owner pays no golf lines.

Who runs it

The association owns and operates the amenities; the CDD keeps only the preserve and its corridor share.

What we say to buyers

We list the amenities and the dues that fund them, and leave the lifestyle to the tour.

Which Paperwork Surfaces When You Sell in Seasons at Bonita?

A Seasons at Bonita sale surfaces the association's estoppel certificate, the section 720.401 disclosure summary, the CDD disclosure and assessment figures, the buyer's application and reported one-time fees, the Declaration's leasing and pet rules, and the flood disclosure. We gather it before the first showing in Bonita Springs.

Data updated: October 2026 (Sections 720.30851, 720.401 and 190.048, Florida Statutes, read October 2026; East Bonita Beach Road CDD FY 2027 budget).

Who the bodies are

Seasons at Bonita Community Association, Inc., Florida document N17000007152, filed July 10, 2017; and the East Bonita Beach Road CDD, established by City Ordinance 08-02 on March 21, 2008, managed by Wrathell, Hunt and Associates.

The estoppel

Issued within 10 business days of a request and good for 30 days if e-mailed; section 720.30851 sets a $250 base fee, which the state's current adjustment puts at $299, plus $119 for delivery within 3 business days.

The CDD figures

The FY 2027 assessment for your lot width and bond group, and a payoff letter from the district manager if you or the buyer asks about prepaying the debt.

The flood record

Your section 689.302 flood disclosure and the parcel's current and March 2, 2027 panels.

What Will a Buyer Ask About Flood, Storms and Insurance in Seasons at Bonita?

A Seasons at Bonita buyer will ask about flood zone, evacuation, Hurricane Ian and insurance. The homes are widely mapped in Zone X, according to our guide, Lee County's revised maps take effect March 2, 2027, and the homes date from 2018 to 2023. We pull the parcel's own file before the first showing in Bonita Springs.

Data updated: October 2026 (FEMA Letter of Final Determination for Lee County; Lee County floodplain management page; City of Bonita Springs CRS page; National Hurricane Center Ian report; Citizens flood page).

Lot by lot

Seasons at Bonita homes are widely mapped in Zone X, according to our guide; confirm each parcel on FEMA's Map Service Center and the Map Changes Viewer.

Evacuation

Check the address on Lee County's Know Your Zone map.

The discount

The City of Bonita Springs holds Community Rating System Class 5, a 25 percent discount on NFIP premiums.

The storm record, stated carefully

Hurricane Ian made landfall as a category 4 storm at Cayo Costa on September 28, 2022, with coastal inundation of 8 to 12 feet in the Bonita Springs area, according to the National Hurricane Center; Seasons at Bonita lies inland east of I-75. We describe your home's record through the flood disclosure.

Insurance: the structure, not the premium

We print no premiums. We point to the wind mitigation form, the shutters or impact glass and the roof. My Safe Florida Home grants require a permit before 2008, so they do not apply here.

What Disclosures Does a Seasons at Bonita Seller Owe?

A Seasons at Bonita seller owes a flood disclosure at or before contract, disclosure of known defects that materially affect value, the property tax disclosure in the contract and, depending on the home, either the homeowners' association disclosure summary under section 720.401 or the condominium resale documents under section 718.503. Your closing agent confirms which apply.

Data updated: October 2026 (Florida Statutes 720.401, 718.503, 689.302, 689.261, 553.79, 720.30851 and 718.116 read October 2026; Lee County Clerk recorded declarations; Florida Division of Corporations records).

This is general information, not legal advice. Your closing agent or real estate attorney confirms which duties apply to your parcel, and several of them carry a cancellation right for the buyer if they are missed, so we gather the documents before anyone signs.

The fork: chapter 720 for houses, chapter 718 for condominiums

Seasons at Bonita is a homeowners' association community under chapter 720 with one association, Seasons at Bonita Community Association, Inc., over 548 single-family homes and no condominiums, inside the East Bonita Beach Road Community Development District, so the section 720.401 summary and the CDD disclosure apply to every resale.

The section 720.401 disclosure summary

For a lot or house in a community with a mandatory homeowners' association, the prospective buyer must be presented with the disclosure summary before executing the contract, and on a resale the parcel owner supplies it (section 720.401). The contract must carry a conspicuous clause making it voidable if the summary was not provided first, and the buyer may void by written notice within 3 days after receiving the summary or before closing, whichever occurs first. That right cannot be waived and ends at closing. Section 720.401 does not apply to associations governed by chapters 718, 719, 721 or 723.

The recorded Declaration governs every home; MLS records report a 30-day minimum lease, up to four leases a year and up to three pets, which we confirm in the Declaration before relying on them.

The flood disclosure under section 689.302

Section 689.302 requires a seller of residential property to give the buyer a flood disclosure at or before the contract is signed. It asks whether the seller knows of flooding that damaged the property during ownership, whether a flood insurance claim was filed and whether the seller received federal flood-damage assistance. The duty does not depend on the FEMA zone. In Seasons at Bonita that matters because the homes are widely mapped in Zone X, according to our guide, and Lee County's revised flood maps take effect March 2, 2027, so the parcel's own current and revised panel governs.

Known defects: the Johnson v. Davis duty

The Florida Supreme Court held in Johnson v. Davis (1985) that a home seller must disclose known facts that materially affect the property's value and are not readily observable to the buyer. For a Seasons at Bonita home that can include past water intrusion, a roof or window leak, an unapproved exterior change, an unpermitted enclosure or an open permit. When in doubt, disclose, and put it in writing.

Property taxes: the buyer should not rely on the seller's bill

Section 689.261 requires the contract to carry a property tax disclosure summary warning the buyer not to rely on the seller's current taxes, because a change of ownership or improvements can reset the assessment. A seller's homestead exemption and Save Our Homes cap end with the seller's ownership. Seasons at Bonita sits inside the East Bonita Beach Road CDD, whose FY 2027 assessment of $1,280.34 to $1,812.31 a home by lot width appears as a non-ad valorem line on the Lee County tax bill.

Open permits

Section 553.79 bars a local building agency from penalizing an arm's-length buyer because a previous owner's permit was never closed, and lets an owner close a permit with a different licensed contractor. It does not stop a lender, title underwriter or buyer from requiring the permit to be closed before closing, so we check the City of Bonita Springs permit record before listing.

The estoppel certificate

Section 720.30851 governs the homeowners' association estoppel certificate and section 718.116 the condominium certificate. The statutes set a $250 base fee, and the Department of Business and Professional Regulation's current adjusted caps are $299 for the certificate, $119 more for expedited delivery within 3 business days and $179 more if the account is delinquent; the association's actual fee can be lower. A Seasons at Bonita sale needs the association's estoppel certificate; section 720.30851 sets a $250 base fee on a current account, adjusted by the state to $299, with more for expedited delivery.

Reaching buyers beyond the MLS

The home goes on the MLS, on our team site, to our qualified-buyer database and to the Domain Realty Group network. For a higher-priced home we offer a confidential, off-market conversation before a public launch when the owner wants one, and we explain the trade-off: a quiet sale narrows the buyer pool, and a public listing generally reaches more buyers.

How Do We Negotiate a Seasons at Bonita Sale on Your Behalf?

We negotiate a Seasons at Bonita sale as the partners who priced it, with the closest recorded sales and the MLS pull in hand. That means answering the CDD, insurance and roof questions with documents rather than concessions, and protecting your net at inspection and appraisal in Bonita Springs.

Data updated: October 2026 (Lee County Property Appraiser public roll and recorded sales, our analysis, September 26, 2025 to September 25, 2026, newest recorded sale September 25, 2026; NAR settlement terms effective August 17, 2024).

The CDD is part of the negotiation

We show the buyer the FY 2027 figure for your lot and the proration, so it is not a surprise late in the deal.

Appraisals built on the right tier

We give the appraiser sales of the same plan size, lake or not.

When the buyer compares with Bonita National

We answer with each community's documents: the dues, the CDD line, the club charges and the age of the homes.

Offers are more than price

Financing type, insurance readiness, the inspection period, the closing date and the estoppel timing all change what you net and how likely the sale is to close. We lay competing offers side by side and walk you through each line before you counter.

Commission and buyer-broker compensation after the NAR settlement

Commissions have always been negotiable. Since August 17, 2024, offers of compensation to a buyer's broker cannot be advertised on the MLS, and buyers sign a written agreement with their own agent before touring. A Seasons at Bonita seller can still choose to offer buyer-broker compensation or a concession toward the buyer's costs, and that choice is made with the offer in front of you. The listing agreement, which holds our fee, is negotiated with you before the home goes on the market.

What Does It Cost to Sell a Home in Seasons at Bonita?

In Lee County the seller customarily pays the owner's title policy and the deed's documentary stamp tax of $0.70 per $100 of price, and the contract controls. On a Seasons at Bonita $562,500 sale that is $3,937 in stamps and about $2,888 in title premium. Commission, estoppel and prorations come on top and are agreed in writing.

Data updated: October 2026 (Florida Statutes section 201.02; Florida Administrative Code rule 69O-186.003; our Florida cost-of-selling reference, 2026; Lee County Property Appraiser public roll and recorded sales, our analysis, September 26, 2025 to September 25, 2026, newest recorded sale September 25, 2026).

Statutory and fee costs at three Seasons at Bonita price points

ItemSmaller-home median ($455,000)Community median ($562,500)Larger-home median ($698,750)
Documentary stamp tax at $0.70 per $100$3,185.00$3,937.50$4,891.60
Owner's title premium (promulgated rate)$2,350.00$2,887.50$3,568.75
Subtotal of the two fixed items$5,535.00$6,825.00$8,460.35

These are statutory and promulgated amounts computed on the recorded medians as illustrations, not quotes for your home. The commission, the estoppel, the municipal lien search, the settlement fee, the title search and any proration are separate and are agreed in writing. Association dues are billed quarterly; recent listings have reported roughly $300 to $440 a month, so we read the current figure from the estoppel.

Documentary stamp tax

Florida charges $0.70 per $100 of consideration on the deed, rounded up to the next $100 (section 201.02). In Lee County the seller customarily pays it, and the contract controls.

Title insurance: the premium is fixed, the payer is negotiated

Florida sets the owner's policy premium by rule: $5.75 per $1,000 of coverage up to $100,000, $5.00 per $1,000 from $100,000 to $1,000,000, $2.50 per $1,000 from $1,000,000 to $5,000,000 and $2.25 per $1,000 from $5,000,000 to $10,000,000. In Lee County the seller customarily selects the closing agent and pays for the owner's policy. That is custom, not law, and the contract controls.

Association charges at closing

The seller's closing agent orders the association's estoppel, capped under section 720.30851 at the state's adjusted $299 on a current account. MLS records report a $500 association fee, a $150 transfer fee and a $100 application fee at purchase, which must appear on the estoppel.

County property tax at closing

Florida property taxes run on the calendar year and are paid in arrears in November, so at a closing before the bill is paid the seller credits the buyer for the seller's days of ownership. Seasons at Bonita is inside the City of Bonita Springs and the East Bonita Beach Road CDD, so the title company prorates the city, county, school and CDD lines of the November bill on the actual figures. The title company prorates on the actual figures.

Capital gains and portability

Capital gains on a home sale are a federal tax question, and the IRS explains the exclusion for a main home in Publication 523. If you will buy another Florida homestead, portability can move up to $500,000 of your Save Our Homes difference to the new home if you establish it within three years of January 1 of the year you gave up the old one; in Lee County you file with the Property Appraiser. A seller who is a foreign person should also ask the closing agent about FIRPTA withholding. Confirm all three with your tax adviser before you list.

How to read the cost stack as a seller

Fixed items are fixed, negotiated items are negotiated and unpublished items are obtained in writing. We give you a net sheet at the price we recommend and at two prices below it, so the number you plan on is the number you net.

Should I List, Sell for Cash or Sell by Owner in Seasons at Bonita?

Most Seasons at Bonita owners net more by listing with an experienced agent, because the association, club and insurance questions are what stall a sale in a Bonita Springs community like this one, and an agent resolves them before a buyer asks. A cash sale trades price for speed; selling by owner saves a commission but leaves you every disclosure.

Florida lets an owner sell without an agent, and some cash buyers are legitimate. The question is what each route costs on a Seasons at Bonita home specifically, where a buyer is weighing a CDD line on the tax bill that must be disclosed and prorated, a gated entry with showing rules, two price tiers by plan size, and buyers who compare every resale with Bonita National and new construction elsewhere on Bonita Beach Road and where disclosure timing and insurance readiness decide whether a contract survives.

Which route fits which home

Choose a listing when your home's value depends on facts a buyer has to be shown: the section, the view, the finish, the association file. Choose a cash sale when the home cannot currently be insured or financed and you would rather not repair it. Choose to sell by owner only when a buyer is already in hand, and even then have a closing agent or attorney prepare the disclosures. A free valuation shows you what each route would likely net.

Our Southwest Florida MLS pull of July 1, 2026 showed 39 Seasons at Bonita closings over the prior 12 months at a median of 62 days on market and an average 95.5 percent of list price.

What percent of list price do Seasons at Bonita homes sell for?

The July 1, 2026 MLS pull showed an average 95.5 percent of list price.

How many homes are for sale in Seasons at Bonita right now?

The July 8, 2026 MLS pull showed 12 active listings from $459,000 to $899,000, about 3.7 months of supply.

Who is the best listing agent for Seasons at Bonita?

The best listing agent prices from the recorded record, knows the association and club documents and answers a buyer's questions with paper. McGreevy and Comisar lead Domain Realty Group, the #5 real estate team in Florida and the #1 real estate team in Bonita Springs in the 2026 RealTrends rankings. How much are closing costs for a Seasons at Bonita seller?

In Lee County the seller customarily pays the deed's documentary stamp tax of $0.70 per $100 and the owner's title policy. On a $562,500 sale that is $3,937 in stamps and about $2,888 in title premium, before commission, estoppel and prorations.

How much is the estoppel fee when selling in Seasons at Bonita?

The statutes set a $250 base, and the state's current adjusted caps are $299 for the certificate, $119 more for expedited delivery within 3 business days and $179 more if the account is delinquent. The association's actual fee can be lower, and a home under two associations may need two certificates.

Should I renovate before selling my Seasons at Bonita home?

Usually not a full remodel. Fix what an inspector will flag, close any open permit and keep approval letters for past exterior work. A clean, documented home priced to the record often nets more than a rushed renovation.

Can I sell my Seasons at Bonita home off market?

Yes. A confidential, off-market conversation is possible for some homes, though it narrows the buyer pool, and a public listing generally reaches more buyers. We discuss the trade-off before deciding.

Do I owe capital gains tax when I sell my Seasons at Bonita home?

Possibly. The IRS explains the main-home exclusion in Publication 523, and a seller who is a foreign person may face FIRPTA withholding at closing. Ask your tax adviser before you list.

Can I move my Save Our Homes benefit when I sell in Seasons at Bonita?

Yes, if you establish a new Florida homestead within three years of January 1 of the year you gave up the old one, up to $500,000 of the difference can be ported. In Lee County you file with the Property Appraiser.

What disclosures do I owe as a Seasons at Bonita seller?

A flood disclosure at or before contract under section 689.302, known material defects under Johnson v. Davis, the property tax disclosure in the contract and, depending on the home, the section 720.401 summary or the section 718.503 condominium package. Your closing agent confirms which apply.

When is the best time to list a Seasons at Bonita home?

Bonita Springs buyers arrive in force from November through April, so a home photographed, documented and listed by late October meets that pool on its first weekend. A summer listing faces less competition but should be priced to the record.

What is the median home price in Seasons at Bonita?

Lee County recorded 40 Seasons at Bonita sales from September 26, 2025 to September 25, 2026 at a median of $562,500, from $417,500 to $880,000, or $284.99 per square foot of county heated area. Homes under 2,000 square feet recorded 18 sales at a $455,000 median and homes of 2,000 square feet and up 22 at $698,750, so read the plan size and the lot first.

What does it cost each year to own in Seasons at Bonita?

Three layers: the association's quarterly dues, which recent listings report at roughly $300 to $440 a month; the CDD line of $1,280.34 to $1,812.31 a year in FY 2027; and city and county taxes.

Is there a CDD or special district in Seasons at Bonita?

Yes. Seasons at Bonita is inside the East Bonita Beach Road Community Development District, established by City Ordinance 08-02 in 2008; its FY 2027 assessment runs $1,280.34 to $1,812.31 a home by lot width, with bonds maturing in 2048 and 2051.

What flood zone is Seasons at Bonita in?

Who pays title insurance in Seasons at Bonita?

In Lee County the seller customarily selects the closing agent and pays for the owner's title policy, at the premium the state sets by rule, and a financed buyer pays for the lender's policy. That is custom, not law, and the contract controls.

What are the leasing rules in Seasons at Bonita?

MLS records report a 30-day minimum lease and up to four leases a year; the recorded Declaration and the association's rules decide, and we read them for any home you consider.

The East Bonita Beach Road CDD's FY 2027 assessment is $1,280.34 to $1,812.31 a year by lot width and bond group, unchanged from FY 2026.

Does the buyer take over the CDD debt?

Yes. The CDD line stays with the home and is prorated on the tax bill at closing; a payoff letter from the district manager shows any prepayment amount.

Should I pay off the CDD before selling?

Usually not; ask the district manager for the payoff figure, then decide with your tax adviser whether it helps your net.

What one-time fees will my buyer pay?

MLS records report a $500 association fee, a $150 transfer fee and a $100 application fee; the estoppel states the amounts.

Does a larger Seasons at Bonita plan sell for more per foot?

Not necessarily; larger homes recorded a higher price but per-foot figures vary by lot and condition.

How does Seasons at Bonita compare with Bonita National for a seller?

Seasons at Bonita recorded a $562,500 median on 40 sales against Bonita National's $690,000 on 109 in the latest 12 months.

Will the 2027 flood maps affect my sale?

Lee County's revised maps take effect March 2, 2027; we check your parcel on FEMA's Map Changes Viewer before listing.

Why Does a Seasons at Bonita Specialist Matter When You Sell?

A Seasons at Bonita specialist matters because value here turns on details a generalist misses: two price tiers about $244,000 apart at the median, a CDD line that differs by lot width and bond series, reported one-time buyer fees, gate and showing rules, and revised flood maps effective March 2, 2027. Buyers in Bonita Springs pay for that certainty.
