A home in Seasons at Bonita is worth what the closest recorded sales of the same plan size and lot support: in the 12 months to September 25, 2026 Lee County recorded 40 sales at a $562,500 median, from $417,500 for a 1,614 square foot home to $880,000 for a 2,333 square foot home. Your number depends on plan, lot, upgrades and condition.
Data updated: October 2026 (Lee County Property Appraiser public roll and recorded sales, our analysis, September 26, 2025 to September 25, 2026, newest recorded sale September 25, 2026; Southwest Florida MLS, Development SEASONS AT BONITA, closed in the 12 months before July 1, 2026, pulled July 1, 2026 (actives July 8, 2026); East Bonita Beach Road CDD FY 2027 adopted budget).
With two price tiers, we value your home from its own tier first.
Plan size sets the tier, lot and condition move you within it.
A 1,544 square foot home and a 3,000 square foot home do not share a price.
Seasons at Bonita sellers call McGreevy and Comisar first because we value homes on the documents that decide price here: every recorded sale read by plan size, the July 2026 MLS pull, the CDD's FY 2027 budget and the flood map at your parcel. We are the #1 team in Southwest Florida since 2012, with an office on US 41 in Bonita Springs.
Both partners work every valuation and every listing. The record behind that:
RealTrends ranked our team the #5 real estate team in Florida and the #1 real estate team in Bonita Springs for 2026, and as the leaders of Domain Realty Group our team has closed 4,000+ transactions. Our office is at 24031 S Tamiami Trl #101 in Bonita Springs, about a 20-minute drive northwest of the Seasons at Bonita gate.
A Seasons at Bonita listing agent has to know that the CDD line runs $1,280.34 to $1,812.31 a year by lot width with bonds to 2048 or 2051, that buyers pay reported one-time association fees, that the gate sets showing logistics, and that new flood maps take effect March 2, 2027.
The community median sits between the two price tiers where few homes trade; we price from your tier.

Our valuation beats an automated estimate such as the Zestimate in Seasons at Bonita because the estimate blends two price tiers, cannot see a lake versus interior lot or upgrades like impact glass and a pool, and ignores the CDD line a buyer adds to the carry, and those decide a Seasons at Bonita price in Bonita Springs.

Lake with fountain, preserve, or interior, on a 40, 50 or 60 foot lot.
Quarterly dues plus the CDD line of $1,280.34 to $1,812.31 a year.
A 2018 to 2023 home's wind form and opening protection shape the buyer's quote.
With about 3.7 months of supply in July 2026, price inside the band that is closing in your tier.
Five things move a Seasons at Bonita home's value most: the plan size and tier, the lot and view, lake, preserve or interior, the lot width, upgrades such as a pool, extended lanai or impact glass, and the condition and roof. Each can be documented from the county roll, permits and the inspection, and we price each from the record in Bonita Springs.
Under 2,000 square feet or larger.
Lake with fountain or preserve views carry a premium.
40, 50 or 60 feet, which also sets the CDD line.
A permitted pool, lanai extension or impact glass.
A well-kept 2018 to 2023 home with its original documents.
Recorded sales show Seasons at Bonita as a two-tier resale market: homes under 2,000 square feet recorded 18 sales at a $455,000 median and larger homes 22 at $698,750, 40 in the 12 months to September 25, 2026. These are Lee County deeds for Bonita Springs, not asking prices.

The parcel set is every legal description on the three recorded phases, which matches the association's and the CDD's count of 548 homes within one parcel.

From March 26 to September 25, 2026 the county recorded 29 sales at a $550,000 median against 11 at $575,000 in the prior six months, with more smaller plans in the recent mix.
Seasons at Bonita prices have eased from 2025: county calendar medians ran $620,000 in 2024 and $690,000 in 2025, then $583,000 on 34 sales in 2026 through September 25, while the 24-month window holds 74 sales at $626,000. More small-plan sales in the 2026 mix explain much of the drop in Bonita Springs.

A home in Seasons at Bonita fits a buyer whose priorities are resort amenities without golf and a lower purchase price. A home in Bonita National fits a buyer whose priorities are golf and a club. Each fits a different list of priorities.
A Seasons at Bonita buyer pays the association's quarterly dues, which recent listings report at roughly $300 to $440 a month with lawn care, irrigation, basic cable and internet reported as included, the East Bonita Beach Road CDD line of $1,280.34 to $1,812.31 a year by lot width, and City of Bonita Springs and county taxes.
Data updated: October 2026 (East Bonita Beach Road CDD FY 2027 adopted budget; listing-reported association dues; Lee County Tax Collector).

The debt part runs to November 1, 2048 on the first phase and May 1, 2051 on Phase 2 and Phase Three; FY 2027 amounts are unchanged from FY 2026.
The gate, clubhouse, pool and spa, fitness center, courts, lakes, common landscaping, lawn care, irrigation, basic cable and internet, managed by Castle Group; confirm in the budget.
Bond debt service, a 4.57-acre preserve and a 14 percent share of Bonita Beach Road common infrastructure costs; on-site operations are assigned to the association.
The line is billed on the November Lee County tax bill, with the 4 percent discount for November payment.
MLS records report a $500 association fee, a $150 transfer fee and a $100 application fee; the estoppel states the amounts.
The amenities and the CDD show up in a Seasons at Bonita price as part of the buyer's monthly math: the resort campus is included in the dues for every home, while the CDD line of $1,280.34 to $1,812.31 a year adds to the carry, so a buyer compares the full cost, not the price alone, in Bonita Springs.
Data updated: October 2026 (Seasons at Bonita association site; 2026 listing records; East Bonita Beach Road CDD FY 2027 budget).
Clubhouse with social room, resort pool with beach entry, lap lanes and spa, fitness center and studio, pickleball, tennis and bocce courts, dog parks, paths and a playground; court counts vary by source, so we confirm them.
Golf is next door at Bonita National, a separate club; a Seasons at Bonita owner pays no golf lines.
The association owns and operates the amenities; the CDD keeps only the preserve and its corridor share.
A Seasons at Bonita seller owes a flood disclosure at or before contract, disclosure of known defects that materially affect value, the property tax disclosure in the contract and, depending on the home, either the homeowners' association disclosure summary under section 720.401 or the condominium resale documents under section 718.503. Your closing agent confirms which apply.
Data updated: October 2026 (Florida Statutes 720.401, 718.503, 689.302, 689.261, 553.79, 720.30851 and 718.116 read October 2026; Lee County Clerk recorded declarations; Florida Division of Corporations records).
This is general information, not legal advice. Your closing agent or real estate attorney confirms which duties apply to your parcel, and several of them carry a cancellation right for the buyer if they are missed, so we gather the documents before anyone signs.
Seasons at Bonita is a homeowners' association community under chapter 720 with one association, Seasons at Bonita Community Association, Inc., over 548 single-family homes and no condominiums, inside the East Bonita Beach Road Community Development District, so the section 720.401 summary and the CDD disclosure apply to every resale.
For a lot or house in a community with a mandatory homeowners' association, the prospective buyer must be presented with the disclosure summary before executing the contract, and on a resale the parcel owner supplies it (section 720.401). The contract must carry a conspicuous clause making it voidable if the summary was not provided first, and the buyer may void by written notice within 3 days after receiving the summary or before closing, whichever occurs first. That right cannot be waived and ends at closing. Section 720.401 does not apply to associations governed by chapters 718, 719, 721 or 723.
The recorded Declaration governs every home; MLS records report a 30-day minimum lease, up to four leases a year and up to three pets, which we confirm in the Declaration before relying on them.
Section 689.302 requires a seller of residential property to give the buyer a flood disclosure at or before the contract is signed. It asks whether the seller knows of flooding that damaged the property during ownership, whether a flood insurance claim was filed and whether the seller received federal flood-damage assistance. The duty does not depend on the FEMA zone. In Seasons at Bonita that matters because the homes are widely mapped in Zone X, according to our guide, and Lee County's revised flood maps take effect March 2, 2027, so the parcel's own current and revised panel governs.
The Florida Supreme Court held in Johnson v. Davis (1985) that a home seller must disclose known facts that materially affect the property's value and are not readily observable to the buyer. For a Seasons at Bonita home that can include past water intrusion, a roof or window leak, an unapproved exterior change, an unpermitted enclosure or an open permit. When in doubt, disclose, and put it in writing.
Section 689.261 requires the contract to carry a property tax disclosure summary warning the buyer not to rely on the seller's current taxes, because a change of ownership or improvements can reset the assessment. A seller's homestead exemption and Save Our Homes cap end with the seller's ownership. Seasons at Bonita sits inside the East Bonita Beach Road CDD, whose FY 2027 assessment of $1,280.34 to $1,812.31 a home by lot width appears as a non-ad valorem line on the Lee County tax bill.
Section 553.79 bars a local building agency from penalizing an arm's-length buyer because a previous owner's permit was never closed, and lets an owner close a permit with a different licensed contractor. It does not stop a lender, title underwriter or buyer from requiring the permit to be closed before closing, so we check the City of Bonita Springs permit record before listing.
Section 720.30851 governs the homeowners' association estoppel certificate and section 718.116 the condominium certificate. The statutes set a $250 base fee, and the Department of Business and Professional Regulation's current adjusted caps are $299 for the certificate, $119 more for expedited delivery within 3 business days and $179 more if the account is delinquent; the association's actual fee can be lower. A Seasons at Bonita sale needs the association's estoppel certificate; section 720.30851 sets a $250 base fee on a current account, adjusted by the state to $299, with more for expedited delivery.
Flood zone and insurance move a Seasons at Bonita price less than in coastal Bonita Springs because the community is inland and widely mapped in Zone X, according to our guide, but the March 2, 2027 maps and the 2027 Citizens rule reach every home, and the wind form of a 2018 to 2023 home shapes the buyer's quote in Bonita Springs.
Data updated: October 2026 (FEMA Letter of Final Determination for Lee County; Lee County floodplain management page; City of Bonita Springs CRS page; National Hurricane Center Ian report; Citizens flood page).
Seasons at Bonita homes are widely mapped in Zone X, according to our guide; confirm each parcel on FEMA's Map Service Center and the Map Changes Viewer.
Check the address on Lee County's Know Your Zone map.
The City of Bonita Springs holds Community Rating System Class 5, a 25 percent discount on NFIP premiums.
Hurricane Ian made landfall as a category 4 storm at Cayo Costa on September 28, 2022, with coastal inundation of 8 to 12 feet in the Bonita Springs area, according to the National Hurricane Center; Seasons at Bonita lies inland east of I-75. We describe your home's record through the flood disclosure.
We print no premiums. We point to the wind mitigation form, the shutters or impact glass and the roof. My Safe Florida Home grants require a permit before 2008, so they do not apply here.
In Lee County the seller customarily pays the owner's title policy and the deed's documentary stamp tax of $0.70 per $100 of price, and the contract controls. On a Seasons at Bonita $562,500 sale that is $3,937 in stamps and about $2,888 in title premium. Commission, estoppel and prorations come on top and are agreed in writing.

| Item | Smaller-home median ($455,000) | Community median ($562,500) | Larger-home median ($698,750) |
|---|---|---|---|
| Documentary stamp tax at $0.70 per $100 | $3,185.00 | $3,937.50 | $4,891.60 |
| Owner's title premium (promulgated rate) | $2,350.00 | $2,887.50 | $3,568.75 |
| Subtotal of the two fixed items | $5,535.00 | $6,825.00 | $8,460.35 |
These are statutory and promulgated amounts computed on the recorded medians as illustrations, not quotes for your home. The commission, the estoppel, the municipal lien search, the settlement fee, the title search and any proration are separate and are agreed in writing. Association dues are billed quarterly; recent listings have reported roughly $300 to $440 a month, so we read the current figure from the estoppel.
Florida charges $0.70 per $100 of consideration on the deed, rounded up to the next $100 (section 201.02). In Lee County the seller customarily pays it, and the contract controls.
Florida sets the owner's policy premium by rule: $5.75 per $1,000 of coverage up to $100,000, $5.00 per $1,000 from $100,000 to $1,000,000, $2.50 per $1,000 from $1,000,000 to $5,000,000 and $2.25 per $1,000 from $5,000,000 to $10,000,000. In Lee County the seller customarily selects the closing agent and pays for the owner's policy. That is custom, not law, and the contract controls.
The seller's closing agent orders the association's estoppel, capped under section 720.30851 at the state's adjusted $299 on a current account. MLS records report a $500 association fee, a $150 transfer fee and a $100 application fee at purchase, which must appear on the estoppel.
Florida property taxes run on the calendar year and are paid in arrears in November, so at a closing before the bill is paid the seller credits the buyer for the seller's days of ownership. Seasons at Bonita is inside the City of Bonita Springs and the East Bonita Beach Road CDD, so the title company prorates the city, county, school and CDD lines of the November bill on the actual figures. The title company prorates on the actual figures.
Capital gains on a home sale are a federal tax question, and the IRS explains the exclusion for a main home in Publication 523. If you will buy another Florida homestead, portability can move up to $500,000 of your Save Our Homes difference to the new home if you establish it within three years of January 1 of the year you gave up the old one; in Lee County you file with the Property Appraiser. A seller who is a foreign person should also ask the closing agent about FIRPTA withholding. Confirm all three with your tax adviser before you list.
Fixed items are fixed, negotiated items are negotiated and unpublished items are obtained in writing. We give you a net sheet at the price we recommend and at two prices below it, so the number you plan on is the number you net.
Yes, and it is free: Jesse McGreevy walks your Seasons at Bonita home, reads its condition, view and upgrades, and returns a written comparative market analysis built from Lee County recorded sales and the Southwest Florida MLS for your own section, with a net sheet at three prices. It is the step after the instant estimate in Bonita Springs.
The comparable sales by date, price and size, the active competition, the adjustments we made and why, the charges a buyer will carry and a net sheet. Every figure is labelled with its source and date.
Usually two to three business days after the walk-through, sooner if you are on a deadline. Call Jesse McGreevy direct at (239) 898-6072 to schedule.
Nothing, and there is no obligation to list. It comes from Top 1% Real Estate Agents Nationally Since 2008. If you decide to sell, see our guide to selling your Seasons at Bonita home.
These are the valuation questions Seasons at Bonita owners ask us most, answered from Lee County's recorded sales, the Southwest Florida MLS where we hold a dated pull, the association's own documents and Florida law. For a number on your own home, call Jesse McGreevy at (239) 898-6072.
Data updated: October 2026 (Lee County Property Appraiser public roll and recorded sales, our analysis, September 26, 2025 to September 25, 2026, newest recorded sale September 25, 2026; Southwest Florida MLS, Development SEASONS AT BONITA, closed in the 12 months before July 1, 2026, pulled July 1, 2026 (actives July 8, 2026); East Bonita Beach Road CDD FY 2027 adopted budget; Florida Statutes read October 2026).
Your value comes from recorded sales of comparable homes in your section. Homes under 2,000 square feet recorded 18 sales at a $455,000 median and homes of 2,000 square feet and up 22 at $698,750, so read the plan size and the lot first. Start with the instant tool on this page, then ask Jesse McGreevy for the human number at (239) 898-6072.
An automated estimate reads public records and listings, but it cannot see view, condition, renovations, membership type or which section a home sits in, and those move Seasons at Bonita prices more than square footage does. Treat it as a starting range and check it against recorded comparables.
We start from recorded sales in the same section for the latest 12 months, widen the window when a section is thin, adjust for size, position, condition and upgrades, add the charges a buyer will carry and test the result against the active competition.
County calendar medians ran $640,255 in 2023, $620,000 in 2024 and $690,000 in 2025, and $583,000 on 34 sales in 2026 through September 25, with more smaller plans in the 2026 mix.
The median was $284.99 per square foot of county heated area for the 40 recorded sales from September 26, 2025 to September 25, 2026. Larger plans lift the figure; the July 2026 MLS pull averaged about $305 per square foot of living area.
Our Southwest Florida MLS pull of July 1, 2026 showed 39 Seasons at Bonita closings over the prior 12 months at a median of 62 days on market and an average 95.5 percent of list price.
The July 1, 2026 MLS pull showed an average 95.5 percent of list price.
The highest recorded sale in the 12 months to September 25, 2026 was a 2,333 square foot home on Captiva Shell Loop at $880,000 in January 2026.
The lowest was a 1,614 square foot home at $417,500 in May 2026.
It can, when buyers in your section pay for it: impact glass, a newer roof and air conditioning and an updated kitchen are the upgrades that show up in comparable sales. We price the upgrades you have against sales that had them, not against a remodel budget.
Yes. The instant estimate, the human number and the in-person comparative market analysis cost nothing and carry no obligation to list.
Once a year is enough for most owners, and before any decision to sell, refinance, insure or appeal an assessment. Recorded prices in a section can move in a single season.
No. The Lee County Property Appraiser's just value is set as of January 1 for tax purposes and lags the market, and a homestead's assessed value is capped. Neither is a sale price, and a buyer's lender orders its own appraisal.
Lee County recorded 40 Seasons at Bonita sales from September 26, 2025 to September 25, 2026 at a median of $562,500, from $417,500 to $880,000, or $284.99 per square foot of county heated area. Homes under 2,000 square feet recorded 18 sales at a $455,000 median and homes of 2,000 square feet and up 22 at $698,750, so read the plan size and the lot first.
The association counts 548 single-family homes and the East Bonita Beach Road CDD assesses 548 units; the county roll ties 547 home parcels to Seasons at Bonita, built from 2018 to 2023 on three recorded phases.
Three layers: the association's quarterly dues, which recent listings report at roughly $300 to $440 a month; the CDD line of $1,280.34 to $1,812.31 a year in FY 2027; and city and county taxes.
Yes. Seasons at Bonita is inside the East Bonita Beach Road Community Development District, established by City Ordinance 08-02 in 2008; its FY 2027 assessment runs $1,280.34 to $1,812.31 a home by lot width, with bonds maturing in 2048 and 2051.
Seasons at Bonita homes are widely mapped in FEMA Zone X, according to our guide, on the maps effective November 17, 2022; Lee County's revised maps take effect March 2, 2027. Check the parcel's current and revised panel and the evacuation zone on Lee County's Know Your Zone map.
In Lee County the seller customarily selects the closing agent and pays for the owner's title policy, at the premium the state sets by rule, and a financed buyer pays for the lender's policy. That is custom, not law, and the contract controls.
MLS records report a 30-day minimum lease and up to four leases a year; the recorded Declaration and the association's rules decide, and we read them for any home you consider.
Lee County assigns schools by enrollment zone; the Bonita Springs schools named on our Seasons at Bonita guide are Spring Creek Elementary, Bonita Springs Middle Center for the Arts and Bonita Springs High School. Confirm the zoned schools for an address on the district's zone map.
Seasons at Bonita is in the City of Bonita Springs, so the bill carries city, county and school millage plus the East Bonita Beach Road CDD line.
A Seasons at Bonita seller supplies the section 720.401 summary before the contract, the CDD disclosure the contract forms carry, and the section 689.302 flood disclosure; there are no condominium units.
Homes under 2,000 square feet recorded 18 sales from $417,500 to $550,000 at a $455,000 median in the 12 months to September 25, 2026.
Homes of 2,000 square feet and up recorded 22 sales from $495,000 to $880,000 at a $698,750 median in the latest 12 months.
Yes, compared with the same plan on an interior lot; we price it from resales of the same plan.
It adds to a buyer's carry, so we show it beside the price; neighbouring Bonita National also carries a CDD line.
More smaller plans sold; the 24-month median of $626,000 is the steadier read.
The July 2026 MLS pull showed a 62-day median.
They support the wind-mitigation credits a buyer's insurer applies, and we price them from resales that have them.
Usually, because wider lots carry the larger plans; the CDD line is also higher on a wider lot, $1,811.18 to $1,812.31 a year against $1,280.34 to $1,281.09 on a 40-foot lot in FY 2027, so a buyer weighs both.
In the latest 12 months the first phase recorded 21 sales at a $605,000 median, Phase 2 nine at $630,000 and Phase Three ten at $460,000; the plan mix, not the phase, explains most of the gap.
Less than the plan and lot: over 36 months, 2019 homes sold at a $305 median per square foot and 2023 homes at $323, a small spread for four years of age.
Over the 36 months to September 25, 2026, two-bedroom homes recorded 17 sales at a $497,000 median, three-bedroom homes 74 at $640,000 and four-bedroom homes 34 at $701,250.
The debt lines end in 2048 or 2051; we do not forecast a price effect, but a buyer's carry will fall by the debt part when they do.
At least each season; with about 40 sales a year, a few new closings in your tier can move the range.
A permitted private pool is work a buyer would otherwise pay for, and we price it from resales of the same plan with and without one.
Yes; every valuation we send lists the recorded sales behind it, with dates, prices and square footage, and no owner names.
