Selling a home at Pinehurst at Pelican Sound means selling one of 82 detached estate homes that rarely come to market. Our Pinehurst at Pelican Sound neighborhood guide sets out the two streets, the self-managed association and the flood map, and this page is the seller's side of it: what your home is likely to sell for, how fast, what it costs you, and what to have ready before the first showing. Pinehurst sits inside Pelican Sound, the bundled golf and river club community in Estero, Florida, ZIP 33928.
Pinehurst is 82 fee-simple homes on Pinehurst Greens Drive and Pinehurst Greens Court, built from 1998 to 2000, with the largest floor plans in Pelican Sound. The Southwest Florida MLS shows no Pinehurst closing in the 12 months to September 29, 2026 and only seven in five years, and no Pinehurst home was listed on that date. The Lee County recorded-sales file adds 15 qualified sales in five years at a $1,210,000 median. That thin record is the whole story for a seller: there is no 12-month median to lean on, so the price has to be built from every sale, MLS and county, and the first buyer through the gate may be the only one you meet.
McGreevy and Comisar lead Domain Realty Group, the #1 real estate team in Southwest Florida since 2012, and we are Top 1% Real Estate Agents Nationally Since 2008. Two companion pages finish this set. If you want a written opinion of value first, read our Pinehurst at Pelican Sound home valuation guide, and if you are buying your next home as well, read our Pinehurst at Pelican Sound buyer's guide. For the rest of the community, our guide to selling a home in Pelican Sound covers all twelve marketed neighborhoods.
A word on the name, because search engines blur it. This page covers Pinehurst at Pelican Sound Neighborhood Association, Inc. (Florida document N97000005326) and the 82 homes on Pinehurst Greens Drive and Court in Estero, Lee County. It is not Pinehurst, North Carolina, and it is not Pinehurst at Stratford Place, a separate group of associations. Pelican Sound is also a different community from Pelican Landing, Pelican Bay, Pelican Marsh and Pelican Preserve.
McGreevy and Comisar are the best realtor for Pinehurst at Pelican Sound because a street with seven MLS sales in five years rewards the agent who reads the whole record. We read every Pinehurst MLS closing, all 15 qualified county sales, the association's state filings and the club's fee schedule before advising a seller.
If you're searching for the best realtor for Pinehurst at Pelican Sound in Pelican Sound, Estero, whether you're ready to sell your Pinehurst at Pelican Sound home or buy your next one, McGreevy and Comisar is the team that delivers. We lead Domain Realty Group, the #1 real estate team in Southwest Florida since 2012, Top 1% Nationally since 2008, with over $2.5 billion sold as a team and $900 million in personal sales between Jesse and Marc. Sellers comparing the best real estate agents in Estero for an 82-home street should ask each agent to price a specific Pinehurst home from the sales that actually happened on it, MLS and county together. We do that below, in the open.
Recent Pinehurst at Pelican Sound track record (last 12 months): In the last 12 months Pinehurst at Pelican Sound has seen 1 recorded resale, a four-bedroom home that the Lee County file records at $1,375,000 in January 2026, and no closing marketed through the Southwest Florida MLS (Matrix, pulled September 29, 2026). Across five years there are 7 MLS closings (6 marketed, 1 entered after closing) and 15 qualified county-recorded sales, from $755,000 in September 2021 to $1,650,000 in August 2024, with a county median of $1,210,000 (n = 15). The six marketed MLS sales closed at a median of 100.0% of final list price and a median of 0.5 days on market.
We tracked every one of the 7 Pinehurst MLS closings and all 15 qualified county-recorded Pinehurst sales of the last 60 months, and each is listed on this page by month, price, bedrooms and size only.
For Pinehurst at Pelican Sound sellers: premium marketing, including cinematic video, drone, professional photography, a qualified-buyer database, and discretion when a sale needs to stay quiet. On a street where a home comes to market about three times a year, most buyers have been waiting for one, so the work is pricing from a thin record, presenting the larger floor plans properly, and having the Pinehurst board's approval and the club's paperwork moving the week the contract is signed.

These are the points a Pinehurst at Pelican Sound seller should carry into any listing conversation, each one sourced later on this page from the Southwest Florida MLS, the Lee County record, the club's 2026 Fact Sheet, FEMA or the Florida Statutes.
Selling at Pinehurst at Pelican Sound in 2026 means selling into a market with no competing Pinehurst listing, no 12-month MLS median and a county record of one sale a year. The seller's work is to price from the whole five-year record, prepare the board and club paperwork early, and present a 1998 to 2000 estate home honestly.
A Pinehurst seller owns a detached single-family home of 2,088 to 3,220 heated square feet on the Lee County roll, three or four bedrooms, on Pinehurst Greens Drive (56 homes) or Pinehurst Greens Court (26 homes). Pelican Sound's own flyer files Pinehurst as the Estate Homes tier, above the Executive Homes of The Masters and Gleneagles, and the roll's median Pinehurst home is 545 square feet larger than the median Masters home.
On September 29, 2026 the MLS showed no active Pinehurst listing, no closing in 12 months and one recorded sale in the county file in a year. A buyer who wants the largest detached home inside the Pelican Sound gate has one street to choose from, and a seller who prices correctly meets buyers who have been waiting. The same fact is the seller's risk: with no active neighbors to compare against, a wrong price may never be corrected by the market, because the first buyer to call can take it.
The record supports a plain summary. Pinehurst prices stepped up between 2021 and 2022 and have held: the county's 2021 median was $865,000 on seven sales, the 2022 median $1,195,000, and the yearly medians since have stayed between $1,195,000 and $1,400,000 on one to four sales a year. Every yearly figure is a small sample, and none of it is a promise about your home.
Pinehurst is the only one of Pelican Sound's 22 neighborhood associations without a management company. Its owner board, five officers in the 2026 state filing, handles dues, purchase and lease approvals and the estoppel itself. That changes who your closing agent calls and how fast the answers come, and it is the first thing we plan around.
Every Pinehurst buyer joins Pelican Sound Golf & River Club with the deed: 27 holes, eight tennis courts, 14 pickleball courts, six pools, a boat ramp and a shuttle boat to Lovers Key, under one $11,495 annual assessment in 2026. That bundle is the headline of a Pinehurst listing, and the one-time charge your buyer pays at closing is the cash cost of entry.

The Pinehurst at Pelican Sound market for sellers on September 29, 2026 was empty of listings and nearly empty of sales: no MLS closing in 12 months, one in 24 months, six marketed in 60 months, and 15 county-recorded qualified sales in five years. No MLS window reaches 10 closings, so we list the sales.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through August 21, 2026)
MLS figures use MLS living area; county figures are DOR-qualified recorded deed prices and are never mixed with MLS square-foot figures. Medians use the mean of the middle pair when n is even, and we name the pair. Sold-to-list means sold price over final list price. One of the seven MLS sales was entered after closing and was not marketed through the MLS; it counts as a sale and is left out of days on market and sold-to-list. The MLS closings on this page were assigned to Pinehurst by the MLS subdivision field and the county sales by legal description and street.
| Window to September 29, 2026 | MLS closings (marketed) | Median sold | Median $ per MLS sq ft | Median days on market | Median sold-to-list |
|---|---|---|---|---|---|
| 12 months | 0 | none | none | none | none |
| 24 months | 1 (small sample) | $1,400,000 (one sale) | $506.33 | 7 | 100.0% |
| 36 months | 2 (small sample) | $1,287,500 (mean of $1,175,000 and $1,400,000) | $498.47 | 4 | 103.4% |
| 60 months | 6 (small sample) | $1,085,300 (mean of $995,599 and $1,175,000) | $399.75 | 0.5 | 100.0% |
No window reaches 10 MLS closings, so none of these medians is a market price. The 60-month median is pulled down by three sales from late 2021, before the 2022 step shown in the county record.
| County window to August 21, 2026 | Qualified county sales | Median recorded price |
|---|---|---|
| 12 months | 1 | $1,375,000 (one sale) |
| 24 months | 3 (small sample) | $1,375,000 |
| 36 months | 6 (small sample) | $1,342,500 (mean of $1,310,000 and $1,375,000) |
| 60 months | 15 | $1,210,000 |
The 36-month county median sits $132,500 above the 60-month median (our arithmetic), because every Pinehurst sale recorded since September 2023 was at $1,175,000 or more. County figures are deed prices and carry their own label; we never average them with MLS prices.
The six marketed sales of five years took 0 to 7 days on market, median 0.5, and four of the six show zero or one day. In MLS terms that usually means a buyer was lined up before or at the moment the listing went live. It is a small sample and every one of those homes was priced at or near what the market would bear.
The six marketed sales closed at a median of 100.0% of final list price, in a range from 94.4% to 106.8%. Five of the six closed at or above the final list price. The one that closed below, at 94.4%, was the September 2021 three-bedroom sale listed at $800,000 and sold at $755,000; the 106.8% sale was the April 2024 home listed at $1,100,000 and sold at $1,175,000. A street where list price and sold price are usually the same number is a street where the opening price is the negotiation.
A seller can take three things from the record. Buyers wait for Pinehurst homes. Prices have held at $1,100,000 or more since 2022 on every qualified sale. And the sales are too few to hide a mispriced listing, so the number must be right before the photographs go live.
Pinehurst at Pelican Sound homes have sold for $755,000 to $1,650,000 in the last five years, and every qualified sale since 2022 has been at $1,100,000 or more. Seven sales closed through the MLS and eight more were recorded by the county without an MLS closing, so the table lists all 15.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through August 21, 2026)
Seven closings, newest first, by month, price, bedrooms and size only. The 60-month marketed volume is $6,445,599 (our arithmetic from the six marketed sales), or $7,755,599 with the sale entered after closing.
| Closed | Beds and baths (MLS) | MLS living area | List price | Sold price | Sold-to-list | Days on market |
|---|---|---|---|---|---|---|
| Jul 2025 | 3 plus den, 3 baths | 2,765 | $1,400,000 | $1,400,000 | 100.0% | 7 |
| Apr 2024 | 3 plus den, 2 baths | 2,395 | $1,100,000 | $1,175,000 | 106.8% | 1 |
| Jan 2024 | 3, 2 baths | 2,395 | $1,310,000 | $1,310,000 | entered after closing | none |
| Mar 2022 | 3 plus den, 3 baths | 2,792 | $1,195,000 | $1,195,000 | 100.0% | 0 |
| Nov 2021 | 4, 3 baths | 2,680 | $995,599 | $995,599 | 100.0% | 7 |
| Sep 2021 | 3 plus den, 3 baths | 2,792 | $925,000 | $925,000 | 100.0% | 0 |
| Sep 2021 | 3, 2 baths | 2,394 | $800,000 | $755,000 | 94.4% | 0 |
Counted with the six marketed sales, the January 2024 sale entered after closing makes seven, and the seven-sale median is $1,175,000 (n = 7, small sample).
The county file catches what the MLS misses. Between September 29, 2021 and August 21, 2026 it holds 15 qualified Pinehurst sales: the seven MLS sales above and eight more that never closed as MLS sales.
| Recorded | Bedrooms and baths (roll) | Heated area (roll) | Street | Recorded price |
|---|---|---|---|---|
| Jan 2026 | 4 bedrooms, 3 baths | 2,918 | Drive | $1,375,000 |
| Dec 2024 | 3 bedrooms, 3 baths | 2,797 | Drive | $1,215,000 |
| Aug 2024 | 3 bedrooms, 3 baths | 2,959 | Court | $1,650,000 |
| Jul 2023 | 3 bedrooms, 2 baths | 2,126 | Court | $1,250,000 |
| Apr 2023 | 3 bedrooms, 3 baths | 2,850 | Drive | $1,240,000 |
| Feb 2023 | 3 bedrooms, 2 baths | 2,143 | Drive | $1,100,000 |
| Sep 2022 | 3 bedrooms, 2 baths | 2,394 | Drive | $1,175,000 |
| Apr 2022 | 3 bedrooms, 3 baths | 2,797 | Drive | $1,210,000 |
Across all 15, the county median is $1,210,000 (n = 15), from $755,000 to $1,650,000. More than half of Pinehurst's recorded sales in five years, eight of 15, happened without an MLS closing. If your agent prices from the MLS alone, they are reading less than half the street.

Pinehurst at Pelican Sound has 82 estate homes inside the Pelican Sound gate, and on September 29, 2026 not one was listed for sale. On a street where 15 homes have sold in five years at a $1,210,000 county median, the seller who prices from the whole record is the one who is not left wondering.

Every yearly figure is a small sample. The file also carries 1998 and 1999 transfers recorded against Pinehurst lots, including bulk transfers at multi-million-dollar prices; we read those as land and construction-era transfers while the developer built the street, and leave them out.
The clearest move in the record is a single step. Pinehurst's qualified sales ran from $739,000 to $995,599 in 2021 (n = 7, median $865,000), and every qualified sale since has been at $1,100,000 or more. The 2022 median, $1,195,000, is $330,000 above 2021's (our arithmetic), a gain of about 38 percent. For a seller, the lesson is that a 2021 sale, including your own purchase if you bought then, is evidence of the plan and not of today's price.
The most recent Pinehurst MLS closing, described from the MLS and county record only, was a three-bedroom-plus-den, three-bath home of 2,765 MLS square feet that closed in July 2025 at $1,400,000, its full list price, after 7 days on market. It is the highest MLS-recorded Pinehurst price in five years, and at $506 per MLS square foot the highest of the six marketed sales on that measure. The county file holds one higher price, the $1,650,000 August 2024 sale that never closed through the MLS. A seller reading this should note both: the best price in the record came without an MLS listing, and the best MLS price sold at list in a week.
The county file shows three priced Pinehurst transfers in the window that are not coded as qualified sales, at $920,000 (August 2021), $928,000 (October 2022) and $1,180,000 (April 2024). The appraiser excludes a transfer from the qualified set for reasons such as a related-party sale or an unusual condition, so we leave them out of every median, and a seller should not quote them as comparable sales.
We price a Pinehurst at Pelican Sound home from the whole record, not a 12-month median: the seven MLS sales and eight county-only sales of five years, adjusted for date, size, bedrooms, baths and condition, and checked against the Masters and Gleneagles homes the same buyers tour.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through August 21, 2026)
The county roll shows a handful of heated areas repeating across the street, the signature of a builder's plan set. Eleven homes record 2,797 square feet with three bedrooms and three baths, nineteen record 2,394 or 2,395 square feet with three bedrooms and two baths, five record 2,126 square feet, and three record 2,558 square feet with four bedrooms. Those footprints make a like-for-like comparison possible even on a thin street.
Homes the roll records at 2,394 to 2,395 square feet sold at $755,000 in September 2021, $1,175,000 in September 2022, $1,310,000 in January 2024 and $1,175,000 in April 2024. Homes recorded at 2,797 square feet sold at $925,000 in September 2021, $1,195,000 in March 2022, $1,210,000 in April 2022 and $1,215,000 in December 2024. Time explains most of the spread from 2021 to 2022, which is why we do not give a 2021 sale equal weight with a 2025 one.
Roof age and type, impact glass or shutters, air-conditioning age, kitchen and bath renovation, a pool and cage, and lot position separate homes of the same plan. None of them shows in a price per square foot, and the county roll does not record pools, so these are walked through in person.
With no Pinehurst listing on September 29, 2026, your buyer's alternative is a Masters or Gleneagles home. The Masters' 12-month MLS median was $1,249,000 on 7 sales, the ceiling a smaller-plan buyer is weighing your larger home against. Our Pinehurst vs The Masters comparison below sets the two side by side.
Four of six marketed Pinehurst sales went under contract in a day or less. That is a sign of pent-up demand and a reason to be sure of the price before the listing goes live, because the first buyer may be the only one you meet. If you want the number built plan by plan, our Pinehurst valuation guide shows the method.
An automated estimate leans on recent nearby sales, and Pinehurst has very few of its own. An estimate that borrows smaller Masters or Gleneagles sales, or misses the eight county-only sales, can be far off in either direction, and a buyer's agent knows it.
Over the 15 county sales of the last 60 months, the 13 three-bedroom homes had a median of $1,210,000 and the two four-bedroom homes sold at $995,599 (November 2021) and $1,375,000 (January 2026). The five sales on Pinehurst Greens Court had a median of $1,195,000, and the ten on Pinehurst Greens Drive a median of $1,212,500. Both splits are small samples and the dates differ, so neither street carries a proven premium.
We market a Pinehurst at Pelican Sound home as the largest detached estate home inside a bundled golf and river club, with cinematic video, drone, professional photography, a qualified-buyer database and discretion if you want it, all within Pelican Sound's sign and open-house rules.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Pelican Sound ARC Guidelines, 2026 revisions)
A Pinehurst listing should open with the facts a buyer screens on: the plan size, bedrooms and baths, the garage, the street, the year built and the bundled club. The roll gives 62 three-bedroom and 20 four-bedroom homes, so a four-bedroom plan or a three-bath plan is a differentiator worth stating first.
Pinehurst buyers are shopping a lifestyle: golf, the river and the club. We shoot the house and the setting, and show the lanai, pool and cage if there is one, since a home's pool and cage are listing-by-listing facts that the county file does not record.
Before the first showing we assemble the file a careful Pinehurst buyer will ask for: the Declaration and any amendments, the Bylaws and rules, the current budget, the insurance certificate, any pending special assessment, the permit history on the roof and air-conditioning, and the wind mitigation form. With no public association website, the file is how a buyer gets the documents, so a complete one shortens the contract period.
Because buyers wait for Pinehurst homes, the first marketing is quiet: a qualified-buyer database and the Domain Realty Group network ahead of the public launch. A buyer already searching Pelican Sound for a larger plan is the likeliest first caller.
Pelican Sound members must add guests to the gate guest list, and guests are not admitted otherwise. Your agent arranges gate access in advance for every showing, which is why showings are scheduled, not drop-in.
Pelican Sound's ARC Guidelines require notice to Club Administration when a home is listed. Open houses run Saturdays and Sundays from 1 to 5 p.m. only, with notice to the club by noon the Thursday before and an agent or owner present throughout. One For Sale sign is allowed, in the mulch bed parallel to the street, with no riders, logos or sold signs, and it is removed at transfer of title.
Pinehurst's six marketed sales closed in March, April, July, September and November, and the sale entered after closing was recorded in January, so the record shows no single season. Pelican Sound's buyers are most present in season, roughly November to April, and the board that approves your buyer is easier to reach then.
Some Pinehurst owners want a quiet sale. On a street this small, an off-market conversation with a waiting buyer is a real option, and we handle it with the same documents file and the same pricing discipline as a public listing.
We negotiate a Pinehurst at Pelican Sound contract at the partner level, with price held against the five-year record, the buyer's approval and club timeline written into the dates, and inspection and insurance questions answered with documents for a home built from 1998 to 2000.
You work with Jesse or Marc directly, from the first conversation through closing. On a street where the next comparable sale may be a year away, the negotiation is where the price is defended.
A home that sells in a week at list gives a seller little to negotiate and a lot to protect. We decide with you, before listing, what a quick full-price contract looks like and what you would accept to keep a qualified buyer who has been waiting.
A Pinehurst home is 26 to 28 years old on the roll's median year built. Buyers will inspect the roof, the air-conditioning, the windows and the plumbing, and we prepare you for the repair requests so that none arrives as a surprise.
Buyers on a 1998 to 2000 home get insurance and flood quotes during the inspection period. A current wind mitigation form and a clear flood answer for your address keep a quote from becoming a reason to cancel.
The buyer's Application for Approval to Purchase goes to the Pinehurst board, not a management office, and the club requires a certificate of approval from the neighborhood association. We write the approval window and the estoppel delivery dates into the contract so the closing date does not depend on a board member's travel schedule.
When an inspection turns up a roof or air-conditioning question, a credit at closing and a price reduction have different effects on the next appraisal and on your net. We walk through both with you before you answer.
Selling a Pinehurst at Pelican Sound home costs the seller the negotiated commission, the deed documentary stamp tax of $0.70 per $100 and, by Lee County custom, the owner's title policy, plus the estoppel, settlement charges and prorations. At the $1,210,000 county median, doc stamps and the owner's policy come to $14,070.
Data updated: September 2026 (Florida Statutes, Florida Administrative Code and Department of Revenue rules; our arithmetic on the Lee County recorded-sales median to August 21, 2026)
You can run your own numbers with our free calculator: estimate your net proceeds with our seller net sheet. The worked example below uses the same rules.
In Lee County the seller customarily pays the deed documentary stamp tax and the owner's title insurance policy and usually chooses the closing agent; the buyer customarily records the deed and pays for any mortgage. Florida law does not assign these costs, so the purchase contract controls every line, and we confirm the allocation in writing before you sign.
This is an illustration, not a forecast of your sale. It uses the Pinehurst county 60-month median of $1,210,000 (n = 15) and leaves the commission, the settlement fee, the tax proration and any mortgage payoff for you and your closing agent to enter.
| Line | How it is figured | Amount |

| Estimated proceeds before mortgage payoff and commission | $1,210,000 less $14,369 | $1,195,631 |
Our arithmetic. The owner's premium is the promulgated rate and a title company's rounding or reissue credit can change the final figure. Each 1 percent of $1,210,000 is $12,100, so whatever commission you negotiate comes off the last line. Your closing agent's settlement statement controls.
| Price | What it represents | Doc stamps | Owner's policy (promulgated) |
|---|---|---|---|
| $1,100,000 | Lowest qualified sale since 2022 (February 2023) | $7,700 | $5,325 |
| $1,175,000 | April 2024 MLS sale | $8,225 | $5,512.50 |
| $1,210,000 | County 60-month median | $8,470 | $5,600 |

| $1,650,000 | August 2024 county sale, highest in five years | $11,550 | $6,700 |
Doc stamps follow section 201.02 and the Department of Revenue's per-$100 method, rounding up to the next full $100. Our arithmetic.
A Pinehurst sale needs two estoppels in practice: the club's, which the 2026 Fact Sheet lists at $299, and the Pinehurst association's under section 720.30851, which is issued by the owner board. The statute's text sets a base cap of $250 for an account with nothing delinquent, plus $100 for delivery within three business days, indexed for inflation every five years; the indexed 2026 figures in our cost-of-selling research are $299 and $119. The closing agent needs the estoppel within 10 business days of a request. The contract decides who pays.
The club's one-time charge at closing is the buyer's: $20,300 for a buyer new to Pelican Sound, or an $11,495 resale capital fee for a buyer who owns or has owned here, per the 2026 Fact Sheet. You do not pay it, but it is cash your buyer is not putting toward your price. A returning Pelican Sound owner, for example one moving up from an Executive Home or a condominium, pays $8,805 less at closing.
Since the NAR settlement practice changes took effect on August 17, 2024, commissions are negotiable and not set by law, offers of compensation to a buyer's agent cannot be advertised in the MLS, and a buyer must sign a written agreement with their own agent before touring. A seller may still offer to pay or contribute to the buyer's agent off the MLS, and may offer concessions in the MLS. We put the commission conversation in writing at the start, and you enter your own number in the net sheet.
Florida property tax is assessed for the calendar year and paid in arrears, so at a closing before the bill is paid, the seller credits the buyer for the days owned that year, usually on the prior year's bill with the early-payment discount, unless the contract says otherwise. The club assessment, the Pinehurst dues and the River Ridge district line, $1,208.92 on the FY2026 budget, are prorated to the closing date as well. The closing agent prepares the figures from the actual bills.
A sale may produce a taxable gain. IRS Topic 701 and Publication 523 explain the exclusion of up to $250,000 of gain ($500,000 for most married couples filing jointly) for a main home that meets the ownership and use tests. Ask your tax adviser before you list.

A Pinehurst at Pelican Sound seller must give the buyer a homeowners' association disclosure summary under section 720.401, the property tax disclosure summary under section 689.261 and the flood disclosure under section 689.302, plus any known material defects. Pinehurst is a Chapter 720 association, not a condominium, so the condominium resale package does not apply.
The 1997 Articles say in capitals that the association is not a condominium association under Chapter 718. Pinehurst is a neighborhood homeowners' association under Chapter 720, so the milestone inspection and condominium reserve rules do not apply, and a buyer's rescission window is governed by section 720.401 rather than the condominium statute.
Section 720.401 requires a seller of a home in a mandatory homeowners' association to give the buyer a disclosure summary before the contract is signed. If the summary is not delivered first, the contract is voidable by the buyer, who may cancel by written notice within three days after receiving it or before closing, whichever comes first, per the statute's text. We confirm the summary form with your closing agent before you list.
Section 689.261 requires the seller to give the buyer the property tax disclosure summary. It warns that a buyer's taxable value resets from the seller's capped value after a purchase, which is why a seller's tax bill is not a reliable guide to a buyer's carrying cost.
Section 689.302 requires a seller to disclose whether they have knowledge of flood damage, any flood insurance claim and any federal flood assistance, on the statutory form, at or before the contract. We found no public record of flood damage on Pinehurst Greens and do not claim there was none, and your answer is about your own home.
Florida law also requires a seller to disclose known facts that materially affect the value of the property and are not readily observable. For a 1998 to 2000 home that usually means roof leaks, air-conditioning or plumbing problems, and any open or unfinished permit.
The recorded Declaration, the Bylaws, the rules, the current budget and the estoppel are the association's documents, and with 82 parcels Pinehurst is below the 100-parcel line that requires a public records website under section 720.303. A parcel owner may inspect the official records within 10 business days of a written request, so we ask the board for the file before you list.
Pinehurst at Pelican Sound sits in FEMA's shaded Zone X, the 0.2% annual chance flood hazard area, at every point we queried on Pinehurst Greens Drive and Court. That is outside the Special Flood Hazard Area, so the federal mandatory purchase requirement does not apply by zone, but a buyer's lender or insurer may still ask.
We queried FEMA's National Flood Hazard Layer on October 7, 2026 at six geocoded points spread along the two streets. Every point returned shaded Zone X on panel 12071C0587G, effective November 17, 2022. A box drawn around the neighborhood also touched minimal-hazard Zone X and, at its edges, Zone AE and a regulatory floodway, so zone lines lie close by. Geocoded points are approximate, so confirm your address on the Village of Estero's flood map lookup.
A buyer in shaded Zone X is not required by federal rule to carry flood insurance on a federally backed mortgage, but a lender may require it, and a Citizens Property Insurance policy can bring a flood requirement under section 627.715. A buyer's quote arrives during the inspection period, so a seller who has the answer ready keeps the contract moving.
Hurricane Ian made landfall in Lee County on September 28, 2022. Pelican Sound's documented storm damage is at the riverfront, where about three feet of water entered the old River Club, since rebuilt. We found no public record of flood damage on Pinehurst Greens, and the seller's flood disclosure answers the question for a specific home.
Section 627.711 requires insurers to offer discounts for wind-resistive features. A Pinehurst home with a newer roof, documented roof-to-wall connections on the state's Uniform Mitigation Verification Inspection Form, and approved impact glass or shutters can price very differently from one that has none. Order the inspection before listing; it is a document buyers' insurers ask for.
Pelican Sound's ARC Guidelines require approval before any shutter or impact window is installed, and allow only complete roof replacements with roof vents painted to match. A seller with an exterior change made without ARC approval should close it out before listing, because it surfaces at sale.
The rules that most affect a Pinehurst at Pelican Sound sale are the board's purchase approval, the club's certificate of approval and closing paperwork, the 30-day minimum lease with a no-pets rule for tenants, Pelican Sound's sign and open-house limits, and the architectural review file. Pinehurst is all-ages, with no age restriction.
The Application for Approval to Purchase goes to the Pinehurst association, and the club requires every member to hold a certificate of approval from the neighborhood association. Give your closing agent the board's contact the week you go under contract, especially in summer when owners travel.
Pelican Sound leases run at least 30 days, with the lessee approved by the neighborhood association, an application filed 20 business days ahead, lessees of at least 25 and no pets other than service animals. A buyer takes the property subject to the lease unless it ends first, and the tenant's amenity privileges end with the lease term or the transfer. Check the Pinehurst documents for any longer minimum.
Pinehurst owners get six houseguest registrations a year, the standard allowance, at $100 plus tax each under the 2026 Fact Sheet. That is a selling point for a home with room for family visits.
Pet number, size and breed limits for owners are set in the Pinehurst documents, which have not published their own limits; the master ARC rules bar dog runs, pens and fences, including invisible pet fencing. Pelican Sound has an on-site dog park.
Pelican Sound's ARC Guidelines require an application and approval before any exterior or landscape work, and the Pinehurst board may have a role under the neighborhood documents. Every single-family house has a designated door color on file, and no two adjacent single-family houses may share a color scheme.
Pinehurst publishes no dues schedule, and we found no association website. Buyers will ask for the quarterly amount, the budget and any special assessment, so we get the answers from the board before you list.
Pinehurst at Pelican Sound and The Masters are Pelican Sound's two largest single-family neighborhoods, and for a seller the difference is size against liquidity: Pinehurst has 82 bigger homes that rarely trade, while The Masters has 100 smaller homes and the most active single-family resale market inside the gate.

A Masters seller owns a smaller home on the roll (median 2,100 square feet), in a neighborhood with 7 MLS closings in 12 months and a managed association. More homes trade, so a Masters price has a fresher record. Our Masters seller guide covers that side.
A Pinehurst seller owns a home about 545 square feet larger at the roll median, in a neighborhood with no MLS closing in 12 months, a self-managed association and a thinner record. The extra size is the selling point, and the thin record is the pricing challenge.
The 60-month MLS medians make Pinehurst look cheaper per square foot, $399.75 against $558.24, but three of Pinehurst's six marketed sales closed in 2021, before the 2022 price step, while most Masters sales closed in 2025 and 2026. On the county record over 36 months, which covers the same recent period for both, Pinehurst's median of $1,342,500 (n = 6) sits above The Masters' $1,249,000 (n = 13). Both are small samples.
A Masters buyer who wants more space and a Pinehurst buyer who wants a choice of homes are the crossover. The Masters at Pelican Sound is the neighborhood your buyer has most likely toured first.
Pinehurst at Pelican Sound has the largest homes and the fewest recent MLS sales of any Pelican Sound neighborhood: 6.3% of the 1,299 residences and none of the 50 MLS closings in the 12 months to September 29, 2026. The yardstick below puts all eleven neighborhood pages on one scale.

The eleven rows hold all 1,299 residences and all 50 MLS closings of the last 12 months. The county file adds Pinehurst's one recorded sale of the year, at $1,375,000.
Gleneagles at Pelican Sound is the third single-family option, with roll medians of 1,882 square feet and no four-bedroom plan. A Pinehurst home competes with it on size, and Gleneagles' two 12-month MLS closings at a $1,119,250 median show how thin all three single-family markets are.
The carriage-home condominiums at Palmetto Dunes, Oak Run and Seaside have 12-month medians from $812,500 to $970,000, and the other condominiums $357,000 to $585,000, for the same club membership. A Pinehurst buyer is paying for a detached estate home, which is what your listing has to show.
Pinehurst is priced against its own sales and its own size, not against the 50 closings that happened elsewhere in the community. The full yardstick, with every Pelican Sound name, is in our guide to living in Pinehurst at Pelican Sound.

For a home priced to its condition, the record says buyers are waiting: there were no Pinehurst listings on September 29, 2026, and four of the six marketed sales in five years went under contract in a day or less.
From the same footprint first, then date, then condition, using county-recorded sales as well as MLS closings. The 36-month county median is $1,342,500 on six sales.
The six marketed sales took 0 to 7 days on market, median 0.5, but that is a small sample and every one was priced at or near what the market would bear.
The Pinehurst association, through its owner board, approves the purchase application; then the club issues membership on proof of that approval and the closing papers.
$20,300 if the buyer has never owned in Pelican Sound, or $11,495 if they own or have owned there, plus the $299 club estoppel fee under the 2026 Fact Sheet.
These are the questions Pinehurst at Pelican Sound owners ask before they sell, answered from the MLS, the county record, Pelican Sound's published rules and Florida law. Where the answer depends on your own home or contract, it says so. For a home-specific answer, Call Jesse direct at (239) 898-6072.
It depends on your footprint, bedrooms, baths, date of comparison and condition. The county record's 15 qualified sales in five years have a median of $1,210,000, and the six of the last three years a median of $1,342,500. Get a free home valuation for your own home.
$1,375,000 in January 2026 (four bedrooms, county record), $1,400,000 in July 2025 (MLS), $1,215,000 in December 2024 and $1,650,000 in August 2024 (county record), and $1,175,000 and $1,310,000 in 2024 (MLS). The full list is in the sales section above.
Because no Pinehurst home closed through the MLS in the 12 months to September 29, 2026, and the county file holds one sale in that span. A median of one sale is not a market price, so we list every sale instead.
The MLS records sales that its members report; the county records every deed. Eight of Pinehurst's 15 qualified sales in five years were recorded by the county but never closed through the MLS. The county records the deed consideration and the MLS the reported closing price, and we never average the two.
They lean on recent nearby sales, and Pinehurst has very few of its own. An estimate that borrows smaller Masters or Gleneagles sales, or misses the county-only sales, can be far off in either direction.
The record shows homes of the same footprint selling far apart: four sales of the 2,394 to 2,395 square foot plan ran from $755,000 in 2021 to $1,310,000 in 2024. Date explains much of that; condition explains the rest. A renovated kitchen, baths, impact glass and a newer roof are what a buyer pays for.
Your purchase price and assessed value are history; buyers pay for today's comparable sales and condition. Your capped assessed value also does not carry to the buyer, whose taxes reset after purchase under the rules in section 193.155.
The six marketed sales of five years took 0 to 7 days on market. A home priced above the record may take longer, and with so few sales there is no measured average for an overpriced home.
None on September 29, 2026 in the Southwest Florida MLS. Ask Marc to watch for the next one if you are a buyer.
Pinehurst's six marketed sales closed in March, April, July, September and November, and the sale entered after closing was recorded in January, so there is no single season in the record. Pelican Sound's buyers are most present in season, roughly November to April, and the board that approves your buyer is also easier to reach then.

Cinematic video, drone, professional photography, a qualified-buyer database and, where you want it, a quiet approach to buyers already waiting for a Pinehurst home, within Pelican Sound's sign and open-house rules.
Yes, on Saturdays and Sundays from 1 to 5 p.m., with notice to Club Administration by noon the Thursday before and an agent or owner present the whole time.
One real estate sign, in the mulch bed parallel to the street, with no riders, logos, information boxes or sold signs, removed at transfer of title.
Yes. Pelican Sound's ARC Guidelines require the agent or homeowner to notify Club Administration when a property is listed for sale.
Yes; Florida does not require one. You still carry the disclosures, the board approval, the club paperwork and the pricing risk on a street with thin sales data. If you work with an agent, section 475.278 sets out the brokerage relationships the agent must disclose.
Your buyer must submit an Application for Approval to Purchase to the Pinehurst association before closing, and the club requires a certificate of approval from the neighborhood association for membership.
The Pinehurst owner board. Get the board's contact to your closing agent the week you go under contract, and ask early if board members are away for the summer.
A homeowners' association disclosure summary under section 720.401, the property tax disclosure summary under section 689.261, the flood disclosure under section 689.302, and the governing documents your contract requires. Your closing agent will request the estoppel.
Yes. Section 689.302 requires a seller to disclose known flood damage during ownership, any flood insurance claim and any federal flood assistance, on the statutory form, at or before the contract.
Two: one from Pelican Sound Golf & River Club and one from the Pinehurst association.
The club's estoppel fee is $299 under its 2026 Fact Sheet. The Pinehurst estoppel is capped by section 720.30851, whose text sets $250 for a current account plus $100 for delivery within three business days, indexed every five years; our cost-of-selling research carries the indexed figures of $299 and $119. The contract decides who pays.
The buyer pays it at closing under the club's rules: $20,300 initiation for a first-time Pelican Sound owner, or the $11,495 resale capital fee for a returning owner.
Club, neighborhood and district charges are prorated to the closing date, and property taxes are usually prorated on the prior year's bill with the early-payment discount, unless the contract says otherwise.
In Lee County the seller customarily pays the deed documentary stamp tax at $0.70 per $100, $9,625 on a $1,375,000 sale (our arithmetic), and the owner's title insurance policy, which at that price is $6,012.50 at the promulgated rate, plus commission and the seller's share of fees. The contract controls, and the worked net sheet above runs the arithmetic at the county median.
At the $1,210,000 county median, the doc stamps ($8,470), owner's policy ($5,600) and association estoppel ($299) total $14,369, leaving $1,195,631 before commission, settlement fee, proration and any mortgage payoff. Run your own numbers with the seller net sheet.
Yes, but it must be disclosed, and the contract decides whether you pay it or credit the buyer. The estoppel will show it.
Leasing requires a 30-day minimum, association approval, a $260 application fee and a no-pets rule for tenants, and the owner stays liable for a tenant's club account. Compare that with selling into a market with no listings.
Yes, subject to the lease. The tenant's amenity privileges end with the lease term or transfer, and the buyer takes the property subject to the lease unless it ends first.
No. Your membership ends when you sell; the buyer becomes a member through ownership, the neighborhood approval and the club's closing-paper process.
Yes, for a 1998 to 2000 home. The Uniform Mitigation Verification Inspection Form shows a buyer's insurer the roof, roof-to-wall and opening protection features that drive premium discounts under section 627.711.
Possibly. IRS Topic 701 and Publication 523 explain the exclusion of up to $250,000 of gain ($500,000 for most married couples filing jointly) for a main home that meets the ownership and use tests. Ask your tax adviser.
On this street, that is a signal. Every marketed sale in five years went under contract within 7 days, so a home still on the market after two weeks is usually priced above the record or showing a condition question.
State the source. The county roll measures heated area; the MLS records the listing's living area; the two differ for the same home. Never compare an MLS price per square foot with a county figure.
On size and bedrooms. A Pinehurst home offers more space and a four-bedroom option; a Masters buyer has more homes to choose from. Your listing should show what the extra square footage buys. The comparison table above sets the two side by side.
The current dues and any planned assessment, confirmation that your account and ARC file are clear, and the board's process and timing for the purchase application.
Use the Department of Business and Professional Regulation's licensee search. Jesse McGreevy holds Florida license SL3101296 and Marc Comisar holds BK3060671, and you can confirm both there.
A returning Pelican Sound owner pays the $11,495 resale capital fee at closing instead of the $20,300 initiation fee, $8,805 less (our arithmetic), so a move within the community costs less cash at the club than a first-time entry. Read our Pelican Sound seller guide and talk to Marc about the purchase side.
