McGreevy and Comisar, Brokered by Domain Realty

By Jesse McGreevy and Marc Comisar, McGreevy and Comisar, Domain Realty Group. Updated October 2026.

Buying a home at Pinehurst at Pelican Sound means buying one of 82 detached estate homes on a street that almost never has a listing, inside a bundled golf and river club, under an association that runs itself. Our Pinehurst at Pelican Sound neighborhood guide describes the two streets and the record; this page is the buyer's side: what homes have sold for, what you pay to own one, what Florida law gives you before you commit, and how we find and negotiate the right home. Pinehurst sits inside Pelican Sound, the gated golf and river club community in Estero, Florida, ZIP 33928.

Pinehurst is 82 fee-simple homes on Pinehurst Greens Drive and Pinehurst Greens Court, built from 1998 to 2000, with three or four bedrooms and 2,088 to 3,220 heated square feet on the Lee County roll, the largest floor plans in Pelican Sound. On September 29, 2026 the Southwest Florida MLS showed no Pinehurst home for sale, no MLS closing in the previous 12 months and seven in five years. The Lee County recorded-sales file adds 15 qualified sales in five years at a $1,210,000 median. For a buyer the first task is not choosing a home but being ready when one appears.

McGreevy and Comisar lead Domain Realty Group, the #1 real estate team in Southwest Florida since 2012, and we are Top 1% Real Estate Agents Nationally Since 2008. If you own a home you will sell first, read our Pinehurst at Pelican Sound seller's guide, and for a written opinion of what a Pinehurst home is worth, our Pinehurst at Pelican Sound home valuation guide. For every neighborhood in the community, start with our Pelican Sound buyer's guide.

A word on the name, because search engines blur it. This page covers Pinehurst at Pelican Sound Neighborhood Association, Inc. (Florida document N97000005326) and the 82 homes on Pinehurst Greens Drive and Court in Estero, Lee County. It is not Pinehurst, North Carolina, and it is not Pinehurst at Stratford Place. Pelican Sound is also a different community from Pelican Landing, Pelican Bay, Pelican Marsh and Pelican Preserve.

Recent Pinehurst at Pelican Sound track record (last 12 months): In the last 12 months Pinehurst at Pelican Sound has seen 1 recorded resale, a four-bedroom home that the Lee County file records at $1,375,000 in January 2026, and no closing marketed through the Southwest Florida MLS (Matrix, pulled September 29, 2026). Across five years there are 7 MLS closings and 15 qualified county-recorded sales, from $755,000 to $1,650,000, with a county median of $1,210,000 (n = 15). The six marketed MLS sales closed at a median of 100.0% of final list price and 0.5 days on market.

We tracked every one of the 7 Pinehurst MLS closings and all 15 qualified county-recorded Pinehurst sales of the last 60 months, and each is listed on this page by month, price, bedrooms and size only.

For Pinehurst at Pelican Sound buyers: the first question is supply, because there was no active listing on September 29, 2026. The second is the carry: the club assessment is a published $11,495 a year, and the Pinehurst neighborhood dues are set by an owner-run board and are not published. The third is age and condition, because every home was built between 1998 and 2000.

Key Takeaways

These are the points a Pinehurst at Pelican Sound buyer should carry into any search, each one sourced later on this page from the Southwest Florida MLS, the Lee County record, the club's 2026 Fact Sheet, FEMA or the Florida Statutes.

  • There was no active Pinehurst listing on September 29, 2026, no MLS closing in the 12 months before it and seven in five years, so a buyer should be financed and ready before a home appears.
  • The county file holds 15 qualified Pinehurst sales in five years, from $755,000 to $1,650,000, at a $1,210,000 median; every qualified sale since 2022 has been at $1,100,000 or more.
  • Four of the six marketed MLS sales went under contract in a day or less, so the first showing may be the only one.
  • Pinehurst homes are 2,088 to 3,220 heated square feet, three or four bedrooms, built 1998 to 2000, and no home on the roll has fewer than three bedrooms.
  • The published yearly carry is $12,703.92 (the $11,495 club assessment plus $1,208.92 in River Ridge district assessments), before the unpublished Pinehurst dues, tax and insurance.
  • A first-time Pelican Sound owner pays a $20,300 initiation fee at closing; an owner who has owned in Pelican Sound before pays an $11,495 resale capital fee instead.
  • Pinehurst is a Chapter 720 homeowners' association, self-managed by its owner board, not a condominium, so there is no condominium resale package and the board approves the purchase.
  • FEMA's current map shows shaded Zone X, the 0.2% annual chance flood hazard, at every Pinehurst point we queried, outside the Special Flood Hazard Area; a flood quote on the specific home is still the right step.
  • Pinehurst is all-ages with no age restriction, and leases must run at least 30 days with board approval.

What Does It Take to Buy a Home at Pinehurst at Pelican Sound?

Buying at Pinehurst at Pelican Sound takes financing in place before a listing appears, a written agreement with your buyer's agent, board approval of your purchase application, a club certificate and membership payment, and a home inspection suited to a 1998 to 2000 house. The sequence matters more here than in a market with many listings.

Be Ready Before the Listing

With no active listing and a median of 0.5 days on market, the buyer who is pre-approved, has chosen a price range from the record and has read the rules is the buyer who can act. We register your criteria, plan, bedrooms and budget so that the next Pinehurst listing reaches you first.

A Written Buyer Agreement

Since the NAR settlement practice changes took effect on August 17, 2024, a buyer must sign a written agreement with their own agent before touring. We explain the terms, the fee and your right to negotiate them before anything is signed.

The Offer and the Contract

A Pinehurst offer is written against the five-year record, the plan, the date and the condition. We attach the 720.401 disclosure summary conditions, the approval period and the estoppel dates to the contract so that nothing depends on a board member's schedule.

Board Approval, the Estoppel and the Club

Your Application for Approval to Purchase goes to the Pinehurst board, the club requires a certificate of approval from the neighborhood association, and the club then needs the signed closing papers and your payment of the initiation or resale capital fee. We keep a checklist and a calendar for each step.

Inspection and Insurance

A Pinehurst home is 26 to 28 years old at the roll's median year built. You inspect the roof, air-conditioning, windows, plumbing and electrical, order a wind mitigation inspection and get homeowner's and flood quotes during the inspection period.

Closing

You pay the club's one-time charge, your lender's costs and the buyer's share of the closing costs, and you receive a deed to a fee-simple home with membership in the club attached to ownership. The seller customarily pays the deed doc stamps and the owner's title policy in Lee County.

What Is the Pinehurst at Pelican Sound Market Like for Buyers Right Now?

The Pinehurst at Pelican Sound market for buyers on September 29, 2026 was one of scarcity: no active listing, no MLS closing in 12 months, one in 24 months, six marketed in 60 months, and 15 county-recorded qualified sales in five years. No MLS window reaches 10 closings, so we list the sales.

Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through August 21, 2026)

MLS figures use MLS living area; county figures are DOR-qualified recorded deed prices and are never mixed with MLS square-foot figures. Medians use the mean of the middle pair when n is even, and we name the pair. One of the seven MLS sales was entered after closing and was not marketed through the MLS; it counts as a sale and is left out of days on market and sold-to-list. The MLS closings on this page were assigned to Pinehurst by the MLS subdivision field and the county sales by legal description and street.

60 months15$1,210,000

What the Numbers Mean for a Buyer

The 60-month MLS median of $1,085,300 is pulled down by three 2021 sales and is not today's price. The 36-month county median of $1,342,500 and the fact that every sale since September 2023 was at $1,175,000 or more are the better guide. Budget for a Pinehurst home in the range the recent record supports, and expect the first buyer to prevail.

How Fast Homes Sell

Four of six marketed sales show zero or one day on market, and none took more than 7 days. In MLS terms that usually means a buyer was lined up before or at the moment the listing went live. A buyer who needs a week to arrange financing or a tour should expect to lose the home.

Sold-to-List: Do You Pay Over Asking?

Five of the six marketed sales closed at or above the final list price, one at 106.8% and four at exactly list; one closed at 94.4%. The median is 100.0%. Pinehurst buyers have paid the list price far more often than they have negotiated below it, which is why we price the home from the record before you offer.

What Is for Sale at Pinehurst at Pelican Sound Today?

At Pinehurst at Pelican Sound nothing was for sale in the Southwest Florida MLS on September 29, 2026. With no active listing, no 12-month closing and one recorded sale in a year, there is no inventory to measure in months. The next listing will be priced against the county record, and buyers who want this street should be ready.

How We Find the Next Pinehurst Home

We watch the Southwest Florida MLS for every new Pinehurst listing and call buyers on our list the same day. Because eight of the 15 recorded sales in five years never closed through the MLS, we also ask Pinehurst owners and our network about quiet sales before they are public.

Set Up Custom Listing Alerts

Tell us your plan size, bedrooms, baths, street and budget and we will alert you to every new Pinehurst listing that fits, or set up a saved search through our site's property search account.

What to Do While You Wait

Get pre-approved, read this page and the neighborhood guide, tour a Masters or Gleneagles home to see what the Executive tier offers, and decide your limits on price, age and condition. A buyer who has done that can write an offer in a day.

The Alternatives Inside the Gate

The Masters had no active listing on September 29, 2026 either, and its 12-month MLS median was $1,249,000 on 7 sales. The Masters at Pelican Sound and Gleneagles at Pelican Sound are the other detached options, smaller on the county roll but more active.

What Have Pinehurst at Pelican Sound Homes Sold For?

Pinehurst at Pelican Sound homes have sold for $755,000 to $1,650,000 in the last five years, and every qualified sale since 2022 has been at $1,100,000 or more. Seven sales closed through the MLS and eight more were recorded by the county without an MLS closing, so the tables list all 15.

Pinehurst at Pelican Sound has 82 estate homes and a five-year record of 15 qualified sales that sets the price a buyer should expect to pay. The buyer who knows that record, has the financing and the paperwork in order, and hears about the listing first is the buyer who gets the home.

The Step From 2021 to 2022

The clearest move in the record is a single step. Pinehurst's qualified sales ran from $739,000 to $995,599 in 2021 (n = 7, median $865,000), and every qualified sale since has been at $1,100,000 or more. The 2022 median, $1,195,000, is $330,000 above 2021's (our arithmetic). Yearly medians since have stayed between $1,195,000 and $1,400,000 on one to four sales a year, each a small sample.

A Public-Record Sale, Walked Through: July 2025

The most recent Pinehurst MLS closing, described from the MLS and county record only, was a three-bedroom-plus-den, three-bath home of 2,765 MLS square feet that closed in July 2025 at $1,400,000, its full list price, after 7 days on market. For that buyer, the price did not show the club's one-time fee at closing ($20,300 for a first-time Pelican Sound owner, or $11,495 for a returning owner), the $11,495 annual club assessment, the Pinehurst neighborhood dues, or about $1,209 a year in River Ridge district assessments on the tax bill.

Which Pinehurst at Pelican Sound Home Fits You?

Which Pinehurst at Pelican Sound home fits you depends on plan size, bedrooms, street and condition, because the 82 homes are all detached and fee-simple. The roll gives 62 three-bedroom and 20 four-bedroom homes from 2,088 to 3,220 heated square feet on two streets, with a handful of repeating footprints.

Size and Bedrooms on the Roll

Street and bedrooms (roll)HomesHeated area rangeAverage heated area
Pinehurst Greens Drive, 3 bedrooms442,088 to 2,930 sq ft2,529 sq ft
Pinehurst Greens Drive, 4 bedrooms122,558 to 3,007 sq ft2,791 sq ft
Pinehurst Greens Court, 3 bedrooms182,126 to 3,165 sq ft2,554 sq ft
Pinehurst Greens Court, 4 bedrooms82,557 to 3,220 sq ft2,745 sq ft
All 82 homes822,088 to 3,220 sq ftmedian 2,645 sq ft

The roll counts 44 homes with two baths and 38 with three. The MLS often lists a three-bedroom plan as "3 plus den", so a listing may show a room the roll does not count as a bedroom.

The Repeating Plans

Eleven homes record 2,797 square feet with three bedrooms and three baths, nineteen record 2,394 or 2,395 square feet with three bedrooms and two baths, five record 2,126 square feet, and three record 2,558 square feet with four bedrooms. We have not found the original plan names in a public record, so we do not name models.

Pinehurst Greens Drive or Pinehurst Greens Court?

The Drive holds 56 homes and the Court 26. The county record shows similar homes on both and no proven price premium for either: the ten Drive sales of the last five years had a median of $1,212,500 and the five Court sales $1,195,000, small samples with different dates. The choice is the lot, its view and its plan more than the street name.

Reading a Lot, Not a Street

The neighborhood's name comes from a famous golf course, as several Pelican Sound neighborhoods do, and the streets run among the golf holes and lakes. Which homes back onto a fairway, a lake or a neighbor is a lot-by-lot fact best checked on Pelican Sound's community map and in person; we do not claim a view for any home we have not seen.

Garages, Pools and Cages

The club's flyer gives every Pinehurst home a 2.5 or 3 car garage. Whether a home has a pool is a listing-by-listing fact; Pelican Sound's ARC Guidelines require approval to build, replace or expand a pool, cage or deck, and pools must be in-ground.

Bigger Homes, Same Club

The club assessment is the same for a 2,088 square foot Pinehurst home as for the smallest Pelican Sound condominium, $11,495 in 2026. The home is larger and the club bundle is identical.

Pinehurst at Pelican Sound vs The Masters: Which Should You Buy In?

Pinehurst at Pelican Sound and The Masters are Pelican Sound's two largest single-family neighborhoods, and for a buyer the choice is size against choice of homes: Pinehurst has 82 bigger homes that rarely trade, while The Masters has 100 smaller homes and the most active detached resale market inside the gate.

Where the Two Differ Most

Size first. The median Pinehurst home is 545 square feet larger on the roll, and no Pinehurst home has fewer than three bedrooms, where nearly a quarter of Masters homes have two. Liquidity second. The Masters closed 7 MLS sales in 12 months; Pinehurst closed none. A buyer who wants a choice of homes this season will find it more often on The Masters than on Pinehurst Greens. Our Masters buyer's guide covers that side.

Why the MLS Medians Mislead Here

The 60-month MLS medians make Pinehurst look cheaper per square foot, $399.75 against $558.24, but three of Pinehurst's six marketed sales closed in 2021, before the 2022 price step, while most Masters sales closed in 2025 and 2026. On the county record over 36 months Pinehurst's median of $1,342,500 (n = 6) sits above The Masters' $1,249,000 (n = 13). Both are small samples.

Age and Condition

Pinehurst homes are, on the roll's median, two years older than Masters homes. On both streets a buyer is reading roof age, window and shutter protection, air-conditioning age and any renovation, and those, not the street name, set where a given home lands.

Which Fits Which Priority

Choose Pinehurst if you want the largest single-family floor plans in Pelican Sound, a four-bedroom option or a three-bath plan, and a small owner-run association, and you can wait for the right home. Choose The Masters if you want more homes to choose from, a managed association and a smaller home at a similar recent price. Either way the club, the gate and the river are the same.

How Does Pinehurst at Pelican Sound Compare With the Rest of Pelican Sound?

Pinehurst at Pelican Sound has the largest homes and the fewest recent MLS sales of any Pelican Sound neighborhood: 6.3% of the 1,299 residences and none of the 50 MLS closings in the 12 months to September 29, 2026. The yardstick puts every neighborhood on one scale for a buyer weighing the community.

Pinehurst and the Executive Homes

The Masters and Gleneagles are the Executive Homes tier: detached like Pinehurst, but smaller on the roll (medians of 2,100 and 1,882 square feet against Pinehurst's 2,645) and, at Gleneagles, with no four-bedroom plan. They trade more often.

Pinehurst and the Carriage Homes

Palmetto Dunes, Oak Run and Seaside are two-story carriage-home condominiums with two-car garages whose 12-month medians run from $812,500 to $970,000, for a condominium with shared walls rather than a detached estate home.

Pinehurst and the Condominiums

The other condominiums sold at 12-month medians of $357,000 to $585,000 for the same club membership. A buyer who wants the club more than the house can enter for roughly a third to a half of a Pinehurst price; a buyer who wants the largest detached home inside the gate has one street to choose from.

What Will You Pay Each Month to Own at Pinehurst at Pelican Sound?

Owning at Pinehurst at Pelican Sound costs a published $12,703.92 a year before the Pinehurst association's unpublished quarterly dues, property tax and insurance: the $11,495 club assessment for 2026 plus $1,208.92 in River Ridge district assessments. That is about $1,058.66 a month for the published items alone.

The Club Assessment

Pelican Sound's 2026 Fact Sheet lists an annual assessment of $11,495, effective January 1, 2026, for each of the 1,299 residences. The club says the dues are set at the annual budget meeting and cover the year's operating costs and replacement reserves. It includes cable television and fiber-optic internet for all Pelican Sound homes.

The Pinehurst Neighborhood Dues

Pelican Sound's materials say neighborhood dues are billed quarterly by each neighborhood association and vary by neighborhood. Pinehurst publishes no dues schedule, and we found no association website. Because the association is self-managed, the dues, the budget and the estoppel come from the Pinehurst board. We have not seen a Pinehurst budget and do not estimate the dues. Ask for the current quarterly amount, the adopted budget and any special assessment in writing before you write an offer.

The River Ridge District Line

Pelican Sound sits inside the River Ridge Community Development District, a Chapter 190 special district created by Lee County Ordinance 96-02. Its FY2026 adopted budget charges each of the 1,299 Pelican Sound units $177.21 for the General Fund and $1,031.71 for the Pelican Sound program, $1,208.92 a year in all, up from $1,012.62 in FY2025 (our arithmetic). It is collected on the Lee County property tax bill.

Property Tax and Insurance

A Pinehurst home is taxed by Lee County, the Village of Estero and the other taxing authorities on its own assessed value. The Village describes its proposed FY2025-2026 millage of 0.7300 as the lowest municipal rate in Florida. A buyer's taxable value resets from the seller's capped value after purchase, which is why section 689.261 requires the property tax disclosure summary in the contract. We do not compute your tax; the Lee County Tax Collector's site shows a home's bill.

Golf, Boats and Other Extras

The club assessment does not cover cart and trail fees, boat and kayak storage, guest fees, lessons, food and beverage. In 2026 the member 18-hole cart fee is $29.35 plus tax, an annual private cart trail fee is $2,272 plus tax, annual boat storage is $625 plus tax and each houseguest registration is $100 plus tax.

What Are Buyer Closing Costs at Pinehurst at Pelican Sound?

Buyer closing costs at Pinehurst at Pelican Sound are the club's one-time charge, $20,300 for a first-time Pelican Sound owner or $11,495 for a returning owner, plus the lender's costs, the recording of the deed and, by Lee County custom, the lender's title policy. The seller customarily pays the deed doc stamps and the owner's policy.

Data updated: September 2026 (Pelican Sound 2026 Fact Sheet; Florida cost-of-selling research; our arithmetic)

The Club's One-Time Charge

A first-time Pelican Sound owner pays a $20,300 initiation fee at closing; a buyer who owns or has owned in Pelican Sound pays an $11,495 resale capital fee instead. The club's estoppel fee is $299. The club's own materials describe golf as part of the bundled membership rather than an equity purchase, so there is no equity deposit to wait for.

What Lee County Custom Puts on the Buyer

In Lee County the buyer customarily records the deed and pays for any mortgage, including the lender's title policy and the taxes on a new mortgage. The seller customarily pays the deed documentary stamps and the owner's policy. The purchase contract controls every line.

The published items alone total $33,003.92 in the first year for a first-time Pelican Sound buyer (our arithmetic), before the Pinehurst dues, tax and insurance. A returning Pelican Sound owner pays $8,805 less at closing, $24,198.92 in the first year.

The Association Estoppel

The Pinehurst association's own estoppel fee is governed by section 720.30851, whose text sets a base cap of $250 for an account with nothing delinquent, plus $100 for delivery within three business days, indexed for inflation. The purchase contract decides who pays.

Your Down Payment and Lender Costs

Your lender sets your down payment and loan costs. The Consumer Financial Protection Bureau's owning-a-home pages explain the loan estimate and closing disclosure you will receive. We do not quote loan terms.

What Does Florida Law Give a Pinehurst at Pelican Sound Buyer Before Contract?

Florida law gives a Pinehurst at Pelican Sound buyer a homeowners' association disclosure summary under section 720.401, the property tax disclosure summary under section 689.261 and the flood disclosure under section 689.302. Pinehurst is a Chapter 720 association, not a condominium, so the condominium resale package and seven-day window do not apply.

Chapter 720, Not Chapter 718

The association's 1997 Amended and Restated Articles state in capitals that it is not a condominium association under Chapter 718. Milestone inspections and condominium reserve rules do not apply to Pinehurst. A homeowners' association has its own rules in Chapter 720.

The Section 720.401 Disclosure Summary

Section 720.401 requires a seller to give the buyer a disclosure summary before the contract is signed. If it is not delivered first, the contract is voidable by the buyer, who may cancel by written notice within three days after receiving it or before closing, whichever comes first, per the statute's text. We check that the summary is attached to your contract.

The Property Tax Disclosure Summary

Section 689.261 requires the seller to give the buyer the property tax disclosure summary, which warns that your taxable value resets from the seller's capped value after you buy. A seller's tax bill is not your carrying cost.

The Flood Disclosure Under Section 689.302

Section 689.302 requires a seller to disclose known flood damage, any flood insurance claim and any federal flood assistance on the statutory form, at or before the contract. We found no public record of flood damage on Pinehurst Greens and do not claim there was none; the seller's disclosure answers the question for a specific home.

Your Right to the Association Records

With 82 parcels Pinehurst is below the 100-parcel line that requires a public records website under section 720.303. A parcel owner may inspect the official records within 10 business days of a written request, so your route to the Declaration, Bylaws, rules and budget is through the seller during the contract. Ask for the Declaration and any amendments, the Bylaws, the rules, the current budget and the insurance certificate.

Brokerage Relationships

Section 475.278 sets out the brokerage relationships a Florida agent must disclose. We give you the disclosure and a written buyer agreement before we tour.

How Do the Board Approval, the Estoppel and Club Membership Work at Pinehurst at Pelican Sound?

At Pinehurst at Pelican Sound, your purchase needs the Pinehurst board's approval, an estoppel from the board and one from the club, and then club membership: a certificate of approval from the neighborhood association, signed closing papers and payment of the initiation or resale capital fee. Pinehurst has no management company, so the board does each step.

Who Does the Work

In a managed association a licensed manager keeps the books, issues estoppels and processes approvals. At Pinehurst those jobs sit with the board, five officers in the 2026 state filing, all owners on Pinehurst Greens Drive and Court. We do not publish owners' names or house numbers.

The Application for Approval to Purchase

The Application goes to the Pinehurst association, not to a management office, and the club's Real Estate page directs buyers to the Pinehurst association's president for the purchase application and dues. We get the form and the board's timetable before you offer.

The Estoppel

The closing agent needs the estoppel within 10 business days of a request under section 720.30851. In season most boards answer quickly; in summer, when owners travel, we ask early and give the closing agent the board's contact the week the contract is signed.

Club Membership

Every member must hold a certificate of approval from the neighborhood association. Members must be in good standing, with no outstanding violations or financial obligations, to use club facilities, so an unpaid neighborhood account can reach the club card.

The Governing Documents

The recorded Declaration is available from the Lee County Clerk's official records, and every Pinehurst lot is also under the master Declaration for Pelican Sound Golf and River Club. We have not read the recorded Pinehurst Declaration page by page, and we found no public posting of it, so we cite no section of it here; it must be part of the documents the seller gives you.

What Should You Inspect Before Buying at Pinehurst at Pelican Sound?

Before buying at Pinehurst at Pelican Sound, inspect the roof, air-conditioning, windows and openings, plumbing and electrical of a home built from 1998 to 2000, order a wind mitigation inspection, review permit records, and read the association file. A general inspection plus the roof and wind mitigation reports are the minimum.

The Roof

The ARC Guidelines allow only complete roof replacements in Pelican Sound, with no tile harvesting, and require roof vents painted to match. On a 1998 to 2000 street, roof age is the first question.

Air-Conditioning and Systems

Ask the age of each air-conditioning unit, the water heater and the plumbing. A water heater replacement needs no permit under the Village list, but an air-conditioning replacement does.

Windows, Doors and Shutters

Impact glass or shutters affect your insurance quote. Pelican Sound requires ARC approval before any shutter or impact window is installed, and allows approved shutters to stay up from June 1 through November 30.

The Lanai, Pool and Cage

Pool cages are structures and need ARC approval and Village permits. Ask for the permit and approval records on the pool, cage and any addition, and confirm no permit is open.

Permits

We did not pull the permit history of any Pinehurst home. Ask the seller for permit records and closed permits on the roof, air-conditioning and any additions, and confirm open permits with the Village before closing. The original 1998 to 2000 permits sit in Lee County's records.

The Association File

Review the Declaration, Bylaws, rules, budget, insurance certificate and any special assessment, and ask whether any ARC violation is open on the home.

How Do You Insure a Pinehurst at Pelican Sound Estate Home?

You insure a Pinehurst at Pelican Sound estate home with your own homeowner's policy, because there is no master property policy on a fee-simple house: you insure the house, roof and contents, the association insures only what it is responsible for, and the flood zone and wind mitigation features set the quote. Get quotes during the inspection period.

No Master Policy

Ask for the association's certificate of insurance during the contract, and ask your agent about loss-assessment coverage.

Wind Mitigation

Section 627.711 requires insurers to offer discounts for wind-resistive features. A Pinehurst home with a newer roof, documented roof-to-wall connections on the state's Uniform Mitigation Verification Inspection Form and approved impact glass or shutters can price very differently from one that has none. The state's My Safe Florida Home program offers inspections and hardening grants when it is funded; check its status before counting on it.

Flood Insurance in Shaded Zone X

We queried FEMA's National Flood Hazard Layer on October 7, 2026 at six geocoded points on the two streets. Every point returned shaded Zone X, 0.2% annual chance flood hazard, outside the Special Flood Hazard Area, on panel 12071C0587G (effective November 17, 2022). The federal mandatory purchase requirement applies only in the Special Flood Hazard Area, but a lender may still require coverage, and a Citizens policy can bring a flood requirement under section 627.715. Get a flood quote on the specific home through FloodSmart or a private carrier.

The Village's CRS Class

The Village of Estero takes part in FEMA's Community Rating System at Class 6, which discounts National Flood Insurance Program premiums, most fully for properties inside the Special Flood Hazard Area.

Hurricane Ian in Context

Hurricane Ian made landfall in Lee County on September 28, 2022. Pelican Sound's documented storm damage is at the riverfront, where about three feet of water entered the old River Club, since rebuilt. We found no public record of flood damage on Pinehurst Greens.

Can You Finance a Pinehurst at Pelican Sound Home?

You can finance a Pinehurst at Pelican Sound home with a conventional mortgage or cash, and because the home is fee-simple and not a condominium there is no condominium project review. Your lender's appraiser will value the home from sales that, at Pinehurst, are few, so we prepare the record to support the price.

Fee Simple, Not a Condominium

A Pinehurst home is a single-family house on its own lot, and the association's Articles state that it is not a condominium association. Lenders underwrite it as a house.

The Appraisal and a Thin Record

Appraisers rely on the same recent sales we do, and Pinehurst had one county sale in the last 12 months and none through the MLS. If an appraisal comes in below the contract price, the record we hold, including county-only sales, is what we put in front of the lender. We do not predict an appraisal.

Cash and the Club Charge

The club's $20,300 initiation or $11,495 resale capital fee is due at closing, so it belongs in your cash-to-close. Ask your lender how it treats the charge in your loan estimate.

What We Do and Do Not Quote

We do not quote rates, loan programs or approval odds. Our job is to give your lender a clear contract, a complete association file and the record behind the price. Start with the CFPB's guides to the loan estimate and closing disclosure.

How Does Buyer Representation Work at Pinehurst at Pelican Sound After the NAR Settlement?

Buyer representation at Pinehurst at Pelican Sound works as it does everywhere in Florida after the NAR settlement: you sign a written agreement with your buyer's agent before touring, the agent's compensation is negotiated and stated in that agreement, and offers of compensation to a buyer's agent cannot be advertised in the MLS. We explain each term first.

The Written Agreement

Since August 17, 2024, a buyer must sign a written agreement with their own agent before touring a home. The agreement states what the agent does and how the agent is paid. You may negotiate it, and we put it in plain words.

How Compensation Is Paid

Compensation is negotiable and not set by law. A seller may offer to pay or contribute to the buyer's agent off the MLS and may offer concessions in the MLS. We tell you what is on offer and what you owe before you sign.

Why It Matters on a Street Like This

When a home goes under contract in a day, the agreement must already be signed. We do it during your consultation so you are not signing a form at a showing.

Single Agent, Transaction Broker

Section 475.278 sets out the relationships an agent can have with a buyer. We explain which one applies to you and what duties it carries.

How Do We Find You the Right Pinehurst at Pelican Sound Home?

We find you the right Pinehurst at Pelican Sound home by registering your plan, bedrooms, street and budget, watching every MLS listing and quiet sale, touring the Executive Homes of The Masters and Gleneagles so you can compare, and giving you a record-based price before you write an offer.

Your Criteria on Paper

Tell us bedrooms, baths, minimum size, street, garage, pool, age tolerance for the roof and systems, and budget. The roll tells us which of the 82 homes match.

The Quiet Sale

Eight of 15 recorded sales in five years never closed through the MLS. A buyer represented by an agent who knows the street can hear about a home before it lists.

The Tour

Pelican Sound members must add guests to the gate guest list, and your agent arranges gate access in advance. We tour in person, check roof, windows, lanai and lot, and compare each home with its plan's sales.

The Record-Based Price

Before you offer, we show you the same-plan sales, adjusted for date and condition, so you know whether a list price is at the record, above it or below it.

How Do We Negotiate for You at Pinehurst at Pelican Sound?

We negotiate for you at Pinehurst at Pelican Sound at the partner level: price held against the five-year record, board approval and estoppel dates written into the contract, inspection and insurance contingencies sized for a 1998 to 2000 home, and credits weighed against price. Marc works with you directly from first call to closing.

Partner-Level Negotiation, Never an Assistant

You work with Marc, with Jesse on the sale of your current home. On a street where the next comparable may be a year away, the negotiation is where the price is set.

When the First Offer Wins

Four of six marketed sales went under contract in a day or less. When we write against a home that is priced at the record, we decide with you beforehand what is worth paying for speed and what is not.

Inspection Requests

A roof, air-conditioning or window finding may support a credit or a price reduction. We walk through both before you answer.

The Approval Window

We write the board approval period, the estoppel delivery and the club timeline into the contract so that your deposit is not at risk for a delay that is not yours.

Rent-Backs and Possession

Some sellers want time after closing. We set the dates, the daily charge and the condition on which the home is returned in writing.

Which Pinehurst at Pelican Sound Rules Decide Whether a Home Works for You?

The rules that decide whether a Pinehurst at Pelican Sound home works for you are the board's purchase approval, the 30-day minimum lease with a no-pets rule for tenants, owner pet limits in the Pinehurst documents, the architectural review file, Pelican Sound's sign and open-house limits and the all-ages membership. Pinehurst has no age restriction.

Is Pinehurst a 55+ Community?

No. Pelican Sound's membership rules extend a family membership to an owner's unmarried dependent children aged 24 or under who live at home or attend school full time, and no age restriction appears in the club's published rules or the Pinehurst association's 1997 Articles. The one age rule applies to leases: the person signing a lease and the primary occupant must be at least 25.

Renting Out a Home

Leases must run at least 30 days, with the lessee approved by the neighborhood association, an application 20 business days ahead, a $260 application fee and a $155 annual renewal. Short-term vacation rental is not permitted under those rules. Check the Pinehurst documents for any longer minimum.

Pets

Pet number, size and breed limits for owners are set in the Pinehurst documents, which have not published their own limits. The master ARC rules bar dog runs, pens and fences, including invisible pet fencing. Lessees and registered houseguests may not bring pets other than service animals. Federal fair housing rules on assistance animals apply alongside the association documents, and HUD's guidance explains how a request is made.

Architectural Review

Pelican Sound's ARC Guidelines require an application and approval before any exterior or landscape work. Every single-family house has a designated door color on file, and no two adjacent single-family houses may share a color scheme. Antennas and satellite dishes need approval.

Guests

Unaccompanied houseguests are registered five business days ahead for up to two weeks a stay, and Pinehurst owners get six registrations a year at $100 plus tax each.

Rules, Fines and Good Standing

Section 720.305 governs fines and suspensions for a homeowners' association, and section 720.3085 governs assessments, interest and late fees. Pelican Sound members must be in good standing to use club facilities.

What Is Daily Life Like at Pinehurst at Pelican Sound?

Daily life at Pinehurst at Pelican Sound runs through the staffed Pelican Sound gate and its bundled club: 27 holes of golf, eight Hydro-Grid tennis courts, 14 pickleball courts, five bocce courts, six pools, a boat ramp with a shuttle to Lovers Key State Park, four restaurants, and Coconut Point shopping a short drive across US-41.

Golf: 27 Holes, Three Nines

Pelican Sound's course, designed by Chip Powell and Mike Hill, plays as three nines and opened in May 1998. Members and approved lessees book tee times 10 days ahead under the 2026 Fact Sheet, and registered houseguests 2 days ahead. In 2026 the member 18-hole cart fee is $29.35 plus tax.

Boating and the Estero River

Pelican Sound has a members' boat launch ramp, outdoor boat storage, canoes and kayaks, and a shuttle boat from the River Club to Lovers Key State Park. In 2026 annual boat storage is $625 plus tax, or $80 a month. The Florida Department of Environmental Protection's Estero River paddling guide maps the river from US-41 to Estero Bay.

Tennis, Pickleball, Bocce and Fitness

The 2026 Fact Sheet lists 8 Hydro-Grid tennis courts, 14 pickleball courts and 5 bocce courts, plus a fitness center, an outdoor fitness park, a dog park, a playground and a half basketball court.

Dining

The club's four restaurants are The Vista at the Clubhouse, the Pavilion, the Pelican Pub and the River Club.

Schools

Pinehurst is in Lee County's South attendance zone, and the Village of Estero lists Pinewoods Elementary, Three Oaks Middle and Estero High as the public schools serving Estero. The 2024 Florida grades in our file are A, A and B. Lee County assigns by a proximity-and-choice model, so confirm the assignment for a Pinehurst Greens address in the district's SchoolSite Locator.

Trash, Mail and Internet

Since May 2022 the Village of Estero area has had single-day collection, with trash, recycling and yard waste picked up on the same day each week. Cable television and fiber-optic internet for all Pelican Sound homes are part of the club assessment.

What Is Being Built Nearby

Pinehurst is inside a built-out community, so new building happens outside the gate: the Village of Estero's Estero RiverPark beside the Estero River near US-41, Estero River dredging, and proposals along the US-41 corridor. Village of Estero Ordinance 2022-15 amended Pelican Sound's zoning to allow pickleball in the golf maintenance area, and neither change affects residential density.

Is Pinehurst at Pelican Sound the Right Place for You to Buy?

Pinehurst at Pelican Sound is the right place to buy if you want the largest detached home inside a bundled golf and river club, on a quiet two-street neighborhood with an owner-run board. It suits less well a buyer who wants new construction, a published low fee, a wide choice of listings or a professionally managed association.

The Pros

  1. The largest homes in Pelican Sound, 2,088 to 3,220 heated square feet on the roll, three or four bedrooms.
  2. Detached, fee-simple homes with no condominium regime and no shared walls.
  3. Bundled club membership, 27 holes, river boat ramp, shuttle to Lovers Key, racquet center and four restaurants, with no equity deposit.
  4. Strong recent county prices, every qualified sale since 2022 at $1,100,000 or more.
  5. A small owner-run association, with owners on the board deciding neighborhood matters.
  6. Outside the Special Flood Hazard Area at every point we queried.
  7. Five minutes to Coconut Point shopping and a 24-hour emergency department.

The Cons

  1. Very little supply, no MLS closing in 12 months and no listing on September 29, 2026.
  2. Three recurring charges, the $11,495 club assessment, unpublished Pinehurst dues and $1,208.92 in district assessments.
  3. A $20,300 club initiation for a first-time Pelican Sound buyer at closing.
  4. Homes 26 to 28 years old, with roofs, windows and systems to check.
  5. Shaded Zone X, not minimal-risk Zone X, with AE zones nearby, so flood quotes matter.
  6. No management company, so approvals and estoppels depend on volunteer owners' timing.
  7. No public records website, so documents come through the seller during the contract.
  8. Thin pricing data, which makes a fair price harder to judge and more important.

An honest read of these trade-offs is what a buyer's agent owes you. McGreevy and Comisar are Top 1% Real Estate Agents Nationally Since 2008.

Already Own in Pelican Sound?

Can you sell my home and buy at Pinehurst at the same time?

Yes. We time the two closings together and can write the purchase with a sale contingency or a delayed closing when the market allows. Jesse runs the sale and Marc the purchase.

What is my current home worth?

Start with a free home valuation or Call Jesse direct at (239) 898-6072. If your current home is in Pinehurst, our valuation guide shows how values are built here.

Should I sell first or buy first?

With no Pinehurst listing and homes going under contract in a day, a buyer without a home to sell writes the stronger offer, so many buyers sell first. We plan it with your finances.

Does selling first help my offer at Pinehurst?

A buyer without a sale contingency writes a stronger offer, which matters on a street where four of six marketed sales went under contract in a day or less.

What if I sell and cannot find a Pinehurst home?

You can take a lease in Pelican Sound or elsewhere while you wait. Leases in Pelican Sound run at least 30 days with association approval. We help you plan the gap before you list.

Frequently Asked Questions, Buyer Edition: Buying at Pinehurst at Pelican Sound

Three or four. The roll counts 62 three-bedroom and 20 four-bedroom homes, with two baths in 44 homes and three in 38. Listings often add a den.

Are Pinehurst homes condominiums?

No. They are fee-simple single-family homes. The association's restated Articles of October 1997 state that it is not a condominium association.

What are the fees at Pinehurst at Pelican Sound?

The club assessment is $11,495 a year in 2026, the Pinehurst neighborhood dues are billed quarterly by the owner-run board and are not published, and the River Ridge district assessment is $1,208.92 a year on the tax bill for FY2026.

What does a buyer pay at closing to the club?

$20,300 for a first-time Pelican Sound owner, or $11,495 for a buyer who owns or has owned there, plus the club's $299 estoppel fee, under the 2026 Fact Sheet.

Who manages the Pinehurst association?

No one company. Pinehurst is the only self-managed association of Pelican Sound's 22; its owner board handles dues, approvals and the estoppel, and the club lists the board as the contact.

How do I get the Pinehurst association documents?

Through the seller during the contract. Pinehurst has under 100 parcels, so the law does not require a public records website, but owners may inspect records within 10 business days of a written request.

Is golf included at Pinehurst at Pelican Sound?

Membership in the 27-hole club is bundled with ownership. Members pay per-round cart fees ($29.35 plus tax for 18 holes in 2026) or an annual trail or lease fee.

Is Pinehurst at Pelican Sound a 55+ community?

No. Pelican Sound is all-ages; the only age rule is that a lessee and primary occupant must be at least 25.

Can I rent out a Pinehurst home?

Yes, for at least 30 days under Pelican Sound's rules, with Pinehurst association approval, an application 20 business days ahead and no tenant pets. Check the Pinehurst documents for any longer minimum.

Are pets allowed at Pinehurst at Pelican Sound?

Owners' pets are governed by the Pinehurst Declaration and rules; lessees and registered houseguests may not bring pets other than service animals, and dog runs and fences are prohibited by the master ARC rules.

What flood zone is Pinehurst at Pelican Sound in?

FEMA shaded Zone X, 0.2% annual chance flood hazard, on panel 12071C0587G effective November 17, 2022, at the six points we queried on October 7, 2026.

Do I need flood insurance at Pinehurst?

Not by federal mandate in Zone X, but a lender may require it and a Citizens policy can bring a flood requirement. Get a quote for the specific home.

Did Pinehurst flood in Hurricane Ian?

We found no public record of flood damage on Pinehurst Greens, and we do not claim there was none. Pelican Sound's documented Ian flooding was at the riverfront River Club. The seller's flood disclosure answers the question for a specific home.

What schools serve Pinehurst at Pelican Sound?

Pinewoods Elementary, Three Oaks Middle and Estero High are the Village of Estero's listed public schools; confirm the assignment in the SchoolSite Locator.

Can I add a pool, shutters or a generator?

Yes, with Pelican Sound ARC approval, any Pinehurst approval the documents require, and a Village of Estero permit. Pools must be in-ground, and generators and propane tanks must be screened.

How does Pinehurst compare with The Masters?

Pinehurst homes are larger (median 2,645 roll square feet against 2,100) and trade far less often (no MLS closing in 12 months against 7). See the decision table above.

What should I ask before making an offer at Pinehurst?

The current quarterly dues and any special assessment, the roof and air-conditioning ages, the wind mitigation form, the flood quote, open permits, any ARC violations, and the board's timetable for approval.

What is the property tax at Pinehurst?

It depends on the home's assessed value, which resets after purchase. The Village of Estero describes its proposed FY2025-2026 millage of 0.7300 as the lowest municipal rate in Florida. Use the Lee County Tax Collector's site for a specific bill.

How long does board approval take?

The Pinehurst board sets the timetable and publishes none. The estoppel must reach the closing agent within 10 business days of a request under section 720.30851. We ask early and write the dates into the contract.

Can I tour a Pinehurst home on my own?

No. Pelican Sound is a staffed gate, and guests are not admitted unless they are on a member's guest list, so your agent arranges access in advance.

Do I need a buyer's agent agreement to tour?

Yes. Since August 17, 2024, a buyer must sign a written agreement with their agent before touring. We go through it with you first.

Can I buy a Pinehurst home with a mortgage?

Yes. The home is a fee-simple house, so there is no condominium project review. Your lender sets the terms, and we do not quote rates.
