Selling a home at The Masters at Pelican Sound means selling one of 100 detached homes on a single street, Masters Circle, inside the gated Pelican Sound Golf & River Club in Estero, Florida. Our The Masters at Pelican Sound neighborhood guide holds the full record of the street, and this page is the seller's side of it: what Masters homes have actually closed at, what a buyer will ask you for, what the sale costs, and how we would price, market and negotiate yours. The street sits inside Pelican Sound, the 1,299-residence golf and river community between US-41 and Estero Bay, ZIP 33928.

McGreevy and Comisar lead Domain Realty Group, the #1 real estate team in Southwest Florida since 2012, and we are Top 1% Real Estate Agents Nationally Since 2008. We open with what the record shows: 7 Southwest Florida MLS closings in the 12 months to September 29, 2026 at a $1,249,000 median, 10 qualified Lee County recorded sales in roughly the same year, and not one Masters home listed for sale on September 29, 2026. In a neighborhood that quiet, the next seller who prices to condition and has the paperwork ready sets the price for everyone after.

A word on the name, because search engines blur it. This page covers The Masters at Pelican Sound Neighborhood Association, Inc. and the 100 lots recorded as Masters at Pelican Sound in Lee County. It is not the Augusta golf tournament, and Pelican Sound is a separate place from Pelican Landing, Pelican Bay, Pelican Marsh and Pelican Preserve.

Two companion pages finish the set. If you want a written opinion of value first, read our Masters at Pelican Sound home valuation guide, and if you are also buying your next home, read our Masters at Pelican Sound buyer's guide. Recent The Masters at Pelican Sound track record (last 12 months): In the last 12 months The Masters at Pelican Sound has seen 7 resales in the Southwest Florida MLS (Matrix, pulled September 29, 2026), at a median of $1,249,000 (n = 7, small sample), a range of $950,000 to $1,400,000, $8,613,000 in total volume, a median of 4 days on market and a median sold-to-list ratio of 100.0%. The Lee County recorded-sales file holds 10 qualified sales between September 29, 2025 and August 21, 2026, at a median of $1,299,500, because four Masters homes changed hands without an MLS closing. The highest qualified price in that window was $1,425,000, in December 2025.

In the last 12 months we tracked every one of the 7 MLS closings and all 10 county-recorded sales at The Masters at Pelican Sound, and we tracked all 11 MLS closings since February 2023. Each is listed on this page by month, price, bedrooms and size only, never by address or owner.

For The Masters at Pelican Sound sellers: premium marketing, including cinematic video, drone, professional photography, a qualified-buyer database, and discretion when a sale needs to stay quiet. At this price the buyer is usually comparing your home with the other single-family streets inside the same gate, so the marketing has to show why Masters Circle, and the paperwork has to be ready early: the Masters association's estoppel and approval, the club's estoppel, and the club's one-time fee your buyer brings to closing.

Key Takeaways

These are the points a seller at The Masters at Pelican Sound should carry into any listing conversation, each one sourced later on this page from the Southwest Florida MLS, the Lee County record, the Pelican Sound 2026 Fact Sheet, the association's filings or Florida law.

  • Seven Masters homes closed through the MLS in the 12 months to September 29, 2026, at a $1,249,000 median, from $950,000 to $1,400,000.
  • Six of the seven closed in six days or fewer, and four closed at or above their final list price.
  • No Masters home was listed for sale on September 29, 2026, so your listing will be measured against closings, not competing listings.
  • Two homes of 2,106 and 2,108 square feet sold for $1,400,000 and $950,000 five weeks apart in 2026, so condition, not size, sets the price.
  • The county record adds four sales the MLS did not show, for 10 qualified sales and a $1,299,500 median since September 29, 2025.
  • A Masters sale needs two estoppels, the club's ($299 in 2026) and the Masters association's, capped at $299 for a current account.
  • Your buyer brings a $20,300 club initiation fee to closing if new to Pelican Sound, or an $11,495 resale capital fee if returning.
  • The Masters is a Chapter 720 homeowners' association, so the section 720.401 disclosure summary is due before your buyer signs.
  • In Lee County the seller customarily pays deed doc stamps of $0.70 per $100 ($8,743 at $1,249,000) and the owner's title policy, and the contract controls.

What Does Selling a Home at The Masters at Pelican Sound Look Like Today?

Selling a home at The Masters at Pelican Sound today means selling into the most active single-family resale market in Pelican Sound with no competing listing in sight. Seven MLS closings in 12 months, a $1,249,000 median and zero actives on September 29, 2026 favor a prepared seller, and punish an overpriced one.

The Owner Who Bought Before 2021

The county record shows Masters qualified medians between $465,000 and $699,000 from 2012 through 2021. An owner who bought in that stretch is selling into a market whose recent qualified medians run from $1,200,000 to $1,337,000, so the questions are tax, timing and where to go next rather than whether a sale makes sense. We run the net sheet first and the capital gains question past your tax adviser.

The Owner Who Bought in 2022 to 2025

An owner who bought after 2021 paid prices closer to today's, and the county shows a qualified median of $1,310,000 in 2022 (one sale), $1,200,000 in 2023 and $1,337,000 in 2025. For that seller the result depends on condition and timing more than on the market's direction, and the 2026 county median so far, $1,174,500 on 6 sales, says the top of the range is not guaranteed.

The Owner Moving Within Pelican Sound

Some Masters sellers are moving to a condominium, a carriage home or an estate home inside the same gate. A buyer who has owned in Pelican Sound before pays the $11,495 resale capital fee instead of the $20,300 initiation, and the club's rules on membership transfer apply on both sides. We line up the sale and the purchase so you are not carrying two club accounts longer than you intend.

The Estate or Trust Sale

A Masters home held by a trust or company carries club privileges for one designated couple or individual under the Fact Sheet's rules. An estate sale adds probate or trust paperwork to the two estoppels and the association approval, and a title agent should see the trust or letters of administration before the listing goes live.

The Honest Starting Point

We will not tell a Masters seller that the median is their price. Ten marketed MLS closings in five years and a $450,000 spread between two near-identical plans in 2026 say the street is read sale by sale, and our job is to show you which closings your home actually belongs beside.

What Is the Market Like for Sellers at The Masters at Pelican Sound Right Now?

The Masters at Pelican Sound market favors sellers: 7 MLS closings in the 12 months to September 29, 2026 at a $1,249,000 median, a 4-day median on market, a 100.0% median sold-to-list ratio, and no active listing on the pull date. The first window holding 10 or more closings is 60 months.

Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through August 21, 2026)

MLS figures use MLS living area. Medians use the mean of the middle pair when n is even, and every n is named. One further MLS record, entered after closing and never marketed, is listed separately and left out of the marketed medians, days on market and sold-to-list. County figures are DOR-qualified recorded deed prices and are never mixed with MLS square-foot figures.

Ten marketed closings is enough for a median, but a 100-home street is read sale by sale. Here is each one, by month, size, bedrooms and price only.

The 12-Month Window Alone

The full record of the street, including the roll profile behind these sales, is in our Masters at Pelican Sound neighborhood guide. In the last 12 months we tracked 7 MLS closings, from $950,000 to $1,400,000, for $8,613,000 in volume. Six of the seven closed in six days or fewer, four closed at or above their final list price, and the one that took 61 days was the smallest home of the seven, a two-bedroom-plus-den plan at 1,885 square feet, which closed at 92.1% of its list price. Seven is a small sample, so the $1,249,000 median describes seven sales and is not a forecast.

The Sale Entered After Closing

One further Masters transaction, in June 2025, was entered in the MLS after closing at $1,270,000 for a three-bedroom, two-and-a-half-bath, 2,401 square foot home. It was not marketed through the MLS and has no days on market, so it sits outside the marketed medians. Counted with the ten marketed sales, the 60-month median is still $1,249,000 (n = 11).

The County Record Adds Four Sales

The Lee County recorded-sales file shows 10 qualified Masters sales between September 29, 2025 and August 21, 2026, at a median of $1,299,500 (n = 10, the mean of $1,249,000 and $1,350,000). Six match MLS closings. Four do not appear as MLS closings: a three-bedroom home at $1,425,000 and a four-bedroom home at $1,235,000 in December 2025, a three-bedroom home at $1,350,000 in April 2026, and a three-bedroom home at $1,100,000 in August 2026. One April 2026 MLS closing at $1,249,000 is in the county file but is not coded as a qualified sale.

What Four Off-MLS Sales Tell a Seller

Four of the ten county-recorded sales in the window never appeared as MLS closings. Some Masters owners sell to a neighbor, a friend or a buyer who approached them directly. A private sale is a legitimate choice, but it gives up the one thing the MLS record shows works here: exposure to every qualified buyer at once, which is how six of seven marketed homes sold in six days or fewer.

No Listings on September 29, 2026

The MLS showed no active Masters listing on September 29, 2026. Zero actives against 7 MLS closings a year is a supply of zero months by our arithmetic, the tightest reading possible. The next well-presented Masters listing will be compared with the 2026 closings above, not with a neighbor's asking price, which is the strongest position a seller can hold.

How Do We Price a Home at The Masters at Pelican Sound?

We price a home at The Masters at Pelican Sound from the street's own closings, in order: the size band, the bedroom and den count, condition, lot position, pool, time, and the buyer's club fee. Price per square foot comes last, because the Masters record shows two homes 2 square feet apart selling $450,000 apart in 2026.

Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser 2026 tax roll)

Step One: Place the Home in Its Size Band

The MLS record falls into three bands. Homes under 2,000 square feet (1,767 and 1,885 square feet in the record) sold for $980,000 and $990,000. A large cluster of plans between 2,081 and 2,166 square feet sold from $950,000 to $1,400,000 with a $1,249,000 median (n = 5). Homes of 2,400 square feet or more sold from $1,266,100 to $1,400,000, with a $1,322,500 median (n = 4, including the June 2025 sale entered after closing).

Step Two: Count the Bedrooms and the Den

The roll counts 23 two-bedroom, 55 three-bedroom and 22 four-bedroom Masters homes. The MLS often lists a two-bedroom plan as "2 plus den" and a three-bedroom plan as "3 plus den", so a buyer may see a room the roll does not count. The two four-bedroom MLS closings in five years sold at $1,266,100 and $1,375,000.

Step Three: Read the Condition

Condition is the largest variable on this street. A roof, windows and impact protection, air-conditioning, water heater, kitchen and baths that have been renewed are what separate the $1,400,000 sale from the $950,000 sale of a nearly identical plan. We walk the home with you and write down each system's age before we set a number.

Step Four: Weigh the Lot Position

Masters lots back onto the golf course and its lakes on several sides of the circle, according to the association's 2023 drainage report, and the southeast corner sits beside an area of indigenous vegetation. View, privacy and morning or afternoon sun on the lanai all show up in what buyers will pay, and none of them shows up in price per square foot.

Step Five: Note Whether There Is a Pool

The county file we hold does not record pools, so whether a Masters home has one is a listing-by-listing fact. A pool and spa is a feature buyers ask about first in a golf community, and a pool added after construction needed Pelican Sound ARC approval and a permit, so we confirm both.

Step Six: Adjust for Time

The 2023 MLS closings ran from $980,000 to $1,266,100, and the 2026 closings from $950,000 to $1,400,000. The 2026 county median so far, $1,174,500 on 6 sales, sits below the 2025 county median of $1,337,000 on 6 sales. With counts this small we read the series as flat to softer in 2026, not as a trend, and we weight the most recent closings most heavily.

Step Seven: Remember the Buyer's Club Fee

A first-time Pelican Sound buyer brings a $20,300 initiation fee to closing on top of your price, and a returning owner brings $11,495. Every buyer also takes on the $11,495 annual club assessment. A buyer comparing your home with a home outside a bundled-golf community will count that cash, so we price knowing it.

Same Size, $450,000 Apart

The clearest lesson in the Masters record is that square footage does not set the price. Five MLS closings in 60 months were plans between 2,081 and 2,166 square feet, and they sold for $950,000, $1,217,000, $1,249,000, $1,249,000 and $1,400,000. The $950,000 and $1,400,000 sales were 2 square feet apart in size and five weeks apart in 2026.

What We Do Not Do

We do not price from an online estimate, from a neighbor's hope, or from the county's assessed value. We do not quote a single price per square foot for the street, because the 12-month per-sale range runs from $450.66 to $664.77. And we do not promise a number we cannot show you a closing to support.

How Has Masters at Pelican Sound Pricing Moved Over Time?

Masters at Pelican Sound pricing has roughly doubled across the county record: qualified medians between $465,000 and $673,300 from 2009 through 2020, a step to $1,200,000 and above from 2022, the highest qualified price on file, $1,425,000, in December 2025, and a 2026 median so far of $1,174,500 on 6 sales.

The county file also carries 1998, 2000 and 2001 transfers at multi-million-dollar prices recorded against Masters lots. We read those as land and development transfers while WCI built the neighborhood, not as home prices, and we leave them out.

The 2024 Pause

No Masters home closed through the MLS for about 29 months, from May 2023 until October 2025, and the county file shows no qualified Masters sale at all in 2024. A seller reading the 12-month count of 7 should know it followed a year of zero.

The 2025 to 2026 Rush

The county shows 12 qualified Masters sales between April 2025 and August 2026. Owners who had waited through 2024 listed together, and buyers who had waited bought together. Whether the pace holds is not something the record can tell us.

Price per Square Foot, 2023 Against the Last 12 Months

The three 2023 MLS closings had a median of $554.61 per MLS square foot, and the seven 12-month closings a median of $571.01. That is a modest gap on small counts, and it says the 2025 and 2026 sales did not reset the street's level so much as widen its range.

What the History Means for Your Price

A long-time owner has equity the record can show; a recent buyer has a price the record can test. In both cases the number that matters is the closest 2025 and 2026 closing in your size band, adjusted for condition.

What Will a Buyer Ask a Masters at Pelican Sound Seller For?

A buyer of a home at The Masters at Pelican Sound will ask for two estoppels, the Masters association's approval, the roof and system ages, a wind mitigation form, the ARC and permit history, any drainage work near the lot, insurance and flood history, and the Masters budget. Having them ready before the first showing protects your price.

The Two Estoppels

The club issues one estoppel ($299 in the 2026 Fact Sheet) and the Masters association issues its own, capped by section 720.30851 of the Florida Statutes at $299 for a current account, with $119 more for expedited delivery and $179 more if the account is delinquent. Order both as soon as you are under contract.

The Masters Association's Approval

The club requires every member to hold a certificate of approval from the neighborhood association, and the club needs a signed copy of the closing papers. Start the Masters approval through its manager, Frankly Coastal Property Management, as soon as the contract is signed.

Roof, Windows and Systems

Every Masters home is 24 to 26 years old, an age at which roofs, air-conditioning systems and water heaters have usually been replaced at least once. A buyer and an insurer will both ask the roof's age, so gather the permit and the invoice.

The Wind Mitigation Form

Section 627.711 requires insurers to offer discounts for wind-resistive features. A current Uniform Mitigation Verification Inspection Form shows a buyer what insurance credits your home earns, and it often moves the buyer's monthly cost more than any repair. Order one before listing.

ARC History and Permits

Any exterior change made without Pelican Sound and Masters ARC approval surfaces at sale. Permits for air-conditioning, doors, garage doors, generators, pools, roofs, screen enclosures, shutters, solar and windows come from the Village of Estero, and older work from Lee County. Close out open items before you list.

Drainage Near Your Lot

Buyers can read the association's January 2023 drainage update, which describes standing water after heavy rain in parts of the neighborhood and an engineer's $170,000 conceptual plan of yard drains and pipe, to be built as funds allowed. Know what has been done near your lot and say so.

Insurance and Flood History

Section 689.302 requires a residential seller to disclose known flood damage, flood insurance claims and federal flood assistance on the disclosure form. Masters Circle mapped FEMA Zone X at every point we queried on October 7, 2026, but the form asks about history, not zone.

The Masters Budget and Dues

The Masters neighborhood dues are billed quarterly and are not published. A buyer will ask the current quarterly amount, what it covers and whether a special assessment is pending, and the estoppel and the adopted budget answer all three.

What Are the HOA Fees a Buyer Will Weigh at The Masters at Pelican Sound?

A buyer of a Masters at Pelican Sound home weighs three recurring charges: Pelican Sound's $11,495 annual club assessment for 2026, the Masters neighborhood association's quarterly dues, which are not published, and about $1,209 a year in River Ridge Community Development District assessments on the tax bill, plus one-time club charges at closing.

The Club Assessment

Pelican Sound's 2026 Fact Sheet lists an annual assessment of $11,495, effective January 1, 2026, for each of the 1,299 residences. The club's Q&A says it pays for amenities, property management (cable television and fiber internet for all homes, common area maintenance and landscaping, security and pool maintenance) and replacement reserves.

The Masters Neighborhood Dues

Pelican Sound's Q&A says neighborhood association dues are billed quarterly and vary by neighborhood. The Masters association does not publish its dues. Its FAQ says the assessment pays for landscaping and irrigation, pest and rodent control, and reserves for painting the houses, mailboxes and irrigation clocks. The board set a budget workshop for October 7, 2026 and adoption for November 16, 2026.

The River Ridge District Line

Pelican Sound sits inside the River Ridge Community Development District. Its FY2026 adopted budget charges each Pelican Sound unit $177.21 for the General Fund and $1,031.71 for the Pelican Sound program, about $1,209 a year, collected on the Lee County property tax bill.

The One-Time Charges Your Buyer Pays

A first-time Pelican Sound owner pays a $20,300 initiation fee at closing; a buyer who owns or has owned in Pelican Sound pays an $11,495 resale capital fee instead. The club says the resale capital fee funds its Capital Resale Reserve and equals that year's annual assessment.

Why the Fee Stack Matters to Your Price

The published items alone come to $33,004 in a first-time buyer's first year by our arithmetic, before the Masters dues, property tax and insurance. A buyer who sees that number early is not surprised by it late, and a surprised buyer is the one who asks for a credit.

What Does It Cost to Sell a Home at The Masters at Pelican Sound?

Selling a home at The Masters at Pelican Sound costs the commission, the deed documentary stamp tax of $0.70 per $100 and, by Lee County custom, the owner's title policy, plus two estoppel fees and closing charges. At the $1,249,000 12-month median, those taxes, premiums and charges come to about $16,639 before commission.

Data updated: September 2026 (Florida Statutes and Department of Revenue; Florida title rate rule; our arithmetic at three Masters prices)

Lee County Customs and the Contract

In Lee County the seller customarily pays the deed documentary stamp tax, the owner's title insurance policy, the municipal lien search and the estoppel fees, and the buyer records the deed and pays for any lender's policy. Florida law does not assign these costs, so the purchase contract always controls.

Doc Stamps at Three Masters Prices

Section 201.02 sets the deed tax at $0.70 per $100 of consideration. By our arithmetic that is $6,650 at the 60-month low of $950,000, $8,743 at the $1,249,000 median and $9,800 at the $1,400,000 high.

The Owner's Title Policy

Florida promulgates the owner's title premium by rule, so every title company charges the same premium for the same coverage: $5.75 per $1,000 to $100,000, $5.00 per $1,000 to $1,000,000 and $2.50 per $1,000 from $1,000,000 to $5,000,000. That is about $4,825 at $950,000, $5,697.50 at $1,249,000 and $6,075 at $1,400,000, before any credits.

Estoppels and Closing Charges

Our estimate uses $1,400 for settlement and search, $200 for the municipal lien search, and $598 for the two estoppels at $299 each, $2,198 in all. These are estimates that vary by title company, and only the recording fee and the title premium are fixed by the state.

An Illustrative Net Sheet at Three Prices

This is arithmetic at three prices from the Masters record, using a 2.5 percent listing commission as an example only, because commissions are negotiable. It leaves out the property tax proration and any mortgage payoff, and it is not a forecast of any sale.

Commission After the NAR Settlement

Since the NAR settlement practice changes took effect on August 17, 2024, commissions are negotiable and not set by law, offers of buyer-broker compensation cannot be advertised in the MLS, and written buyer agreements are required before a buyer's agent tours a home. A seller may still offer to pay or contribute to the buyer's agent off the MLS, and may still offer concessions in the MLS.

Property Tax at Closing

Florida property tax is assessed on a calendar-year basis and paid in arrears, so a seller credits the buyer for the days owned in the year, usually estimated from the prior year's bill. The River Ridge district line rides on the same bill and prorates with it.

Capital Gains

IRS Topic 701 and Publication 523 explain the exclusion of up to $250,000 of gain, or $500,000 for a married couple filing jointly, on a main home that meets the ownership and use tests. Many Masters homes are second homes, where the exclusion does not apply, so talk to a tax adviser before you set your net.

Which Florida Rules Shape a Sale at The Masters at Pelican Sound?

Florida rules shape a sale at The Masters at Pelican Sound in five ways: Chapter 720 governs the neighborhood association, section 720.401 requires the disclosure summary before contract, section 689.261 the property tax summary, section 689.302 the flood disclosure, and the common-law duty to disclose known defects applies to every residential seller.

Chapter 720, Not Chapter 718

The 1999 Articles state, in capitals, that the Masters association is not a condominium association, and the 2019 Amended and Restated Articles describe it as a homeowners' association under Chapter 720. The owner holds the lot and home in fee simple. So the condominium rules of Chapter 718, including its resale disclosure and milestone inspections, do not govern a Masters sale.

The Section 720.401 Disclosure Summary, Before Contract

Section 720.401 requires the disclosure summary to be given before the buyer signs the contract, and on a resale the parcel owner supplies it. The contract must carry the statute's voidability language in conspicuous type. If the summary is not provided before signing, the buyer may cancel by written notice within 3 days after receiving it or before closing, whichever comes first, and that right cannot be waived. It ends at closing.

The Covenant Half: What the Declaration Says

The Masters Declaration, now in a second amended and restated form, is recorded in the Lee County public records. We have not read the recorded instrument page by page, so we do not quote what it says about resale procedure or transfer charges. The club's 2026 Fact Sheet sets the club's own resale charges, and the buyer pays them at closing. Your closing agent or attorney should confirm any neighborhood-level transfer provision.

The Duty to Disclose Known Defects

Florida's Supreme Court held in Johnson v. Davis, decided in 1985, that a home seller who knows facts materially affecting value that are not readily observable and not known to the buyer must disclose them. An as-is contract does not remove that duty for residential property.

The Property Tax Disclosure

Section 689.261 requires a property tax disclosure summary at or before signing a residential contract, warning the buyer not to rely on the seller's current taxes. A long-held Masters homestead may carry a tax bill far below what a new owner will pay, so the summary matters here.

The Flood Disclosure

Section 689.302 requires a residential seller to disclose known flood damage, flood insurance claims and federal flood assistance. Answer it from your own file, and ask us how to word any past claim.

Fair Housing

We describe the home, the street and the club, never who should buy it. Section 760.23 of the Florida Statutes and federal law prohibit discrimination in the sale of housing.

This section is information, not legal advice; your closing agent or attorney decides how the statutes apply to your contract.

How Do We Market a Home at The Masters at Pelican Sound?

We market a home at The Masters at Pelican Sound by showing buyers what separates it from the other single-family homes inside the Pelican Sound gate: its plan, its condition, its lot and view, and the club. Every listing carries a paperwork packet, so the buyer's questions are answered before an offer is written.

Photography, Video and Drone

Cinematic video, professional photography and drone footage show the house, the lanai, the view across the course or lake, and the club, the river and the gate. A Masters buyer is buying a golf-and-boating life as much as a floor plan, and the media has to show both.

The Lot and the View

We photograph the view from the lanai at the hours it looks best, and we say plainly which way the home faces and what it looks onto. A buyer touring three Masters homes will remember the view, and the listing should name it.

The Paperwork Packet

Before the first showing we assemble the club's 2026 Fact Sheet, the Masters FAQ and maintenance chart, the roof and system ages, the wind mitigation form, permit records and the River Ridge district line. A buyer who can read the costs in one file writes a cleaner offer.

Our Buyer Database and Network

We market to our qualified-buyer database and our Southwest Florida network, including buyers already looking at Gleneagles, Pinehurst and the larger Pelican Sound condominiums who want a detached home with a garage.

Showings Through the Gate

Visitors must be on a member's gate guest list, so every showing is arranged in advance through the gate. An open house needs gate arrangements, and we ask the club for its current policy before we schedule one.

Discretion

Some sellers want a sale to stay quiet. We can market to our database and network before any public exposure when a client asks, and we explain what each route does to price and to time, because the record shows the public route has sold Masters homes in days.

How We Describe the Property

We describe the home's plan, condition, lot, view and club access, and we never describe who should live there. Listing copy names the features; it does not name a kind of buyer.

How Do We Negotiate a Sale at The Masters at Pelican Sound?

We negotiate a sale at The Masters at Pelican Sound from closings, not from hopes: the nearest 2025 and 2026 sales in your size band, the condition each one carried, the club fee your buyer brings, and the inspection and insurance questions every Masters buyer raises. We trade price, terms and timing in the open.

Price Against Condition

When a buyer points to the $950,000 sale, we point to the $1,400,000 sale of a near-identical plan five weeks earlier, and we show which one your home resembles. The comparison has to be honest in both directions, or it fails at appraisal.

Inspection Requests

A 24 to 26-year-old home will produce an inspection list. We separate safety and insurability items from preferences, price the first group and decline the second, and we keep the roof, wind mitigation and permit file ready to answer the questions that matter most.

The Club Fee and Credits

Some buyers ask the seller to cover part of the club's initiation fee. The Fact Sheet puts that fee on the buyer at closing, and any shift is a negotiated credit that the contract must state. We weigh it against price, not in addition to it.

Closing Date and Season

Pelican Sound is a seasonal community, with about 450 of its 1,299 homes occupied year-round according to the club's Q&A. We set a closing date that suits your move and the buyer's season, and we allow time for the Masters approval and both estoppels.

Furnishings

Many Masters sales include furniture. We list what conveys, value it separately where a lender needs that, and keep it out of the price argument unless it helps.

Multiple Offers

With no competing listing on the market, a well-priced Masters home can draw more than one buyer. We ask for best terms in writing, compare cash, financing and timing side by side, and keep every buyer's agent informed of the process.

When Is the Best Time to Sell a Home at The Masters at Pelican Sound?

The best time to sell a home at The Masters at Pelican Sound is when it is ready, because zero listings on September 29, 2026 mean a prepared home competes only with past closings. Most Pelican Sound buyers tour in season, from about January through April, and the record shows homes selling in days in spring.

Season

Four of the seven 12-month MLS closings were in February, April and May 2026, and two were in October and November 2025. The record supports listing before or early in season, but it does not support waiting for season if your home is ready now.

Zero Inventory

With no active listing on the pull date, your listing would be the only Masters home a buyer can tour. That position lasts only until the next neighbor lists.

The Masters Budget Calendar

The Masters board set its budget workshop for October 7, 2026 and adoption for November 16, 2026. A listing that goes live after adoption can show a buyer the 2027 dues, which removes one question from every offer.

Hurricane Season

Insurers can restrict new policies when a storm threatens. A closing scheduled between June and November should leave room for the buyer's insurance to bind, and we plan the dates with that in mind.

The Masters at Pelican Sound vs Gleneagles: How Does Selling Differ?

The Masters has 100 homes built 2000 to 2002, with 7 MLS closings in 12 months at a $1,249,000 median; Gleneagles, with Torrey Pines, has 93 homes built 1998 to 2000, with 2 closings at a $1,119,250 median.

What a Gleneagles Seller Faces

A Gleneagles seller has a thinner recent record, 2 MLS closings in 12 months, and smaller plans: half of Gleneagles homes are two-bedroom plans on the roll, and none has four bedrooms. Both streets are profiled in full on our Masters at Pelican Sound neighborhood guide and its Gleneagles counterpart. Our Gleneagles at Pelican Sound seller's guide works through that evidence.

What a Masters Seller Faces

A Masters seller has more recent closings to argue from, and a fifth of Masters homes have four bedrooms on the roll. The median Masters home is about 218 square feet larger, and over 60 months its median price per MLS square foot ran $558.24 against $514.91, which says buyers pay mostly for the extra space.

Where Buyers Cross Over

A buyer at about $1,000,000 to $1,250,000 may tour both streets in one morning. A Masters seller with a smaller or less updated home should expect a Gleneagles comparison, and a Masters seller with a four-bedroom plan should expect none.

How Does The Masters Compare With the Other Pelican Sound Neighborhoods for a Seller?

The Masters at Pelican Sound is the largest single-family neighborhood in Pelican Sound and carries the highest 12-month MLS median of its eleven neighborhood pages, $1,249,000. Its 7 closings were 14% of Pelican Sound's 50 MLS closings in the 12 months to September 29, 2026, from 7.7% of the homes.

The Masters and Pinehurst

Pinehurst is Pelican Sound's Estate tier, 82 homes of 2,088 to 3,220 heated square feet on the roll. It had no MLS closing in the last 12 months and 6 in 60 months at a $1,085,300 median, so the larger homes have recently sold below the Masters median, on thin and older data.

The Masters and the Carriage Homes

Palmetto Dunes, Oak Run and Seaside are two-story carriage-home condominiums with two-car garages. Their 12-month medians run from $812,500 to $970,000, against $1,249,000 at The Masters for a detached home with no shared walls.

The Masters and the Condominiums

Island Sound, Turnberry, Edgewater, Southern Hills and Hammock Greens sell at 12-month medians of $357,000 to $585,000 for the same club membership. A Masters seller's buyer is usually moving up from one of them or choosing between single-family streets.

Should You Rent Your Masters at Pelican Sound Home Instead of Selling?

Renting a Masters at Pelican Sound home is possible under Pelican Sound's rules, with a 30-day minimum, an application filed 20 business days ahead, Masters association approval, lessees of at least 25 and no pets for lessees other than service animals. Compare that with a sale into a market that had zero listings.

What Pelican Sound Requires

Leases must run at least 30 days and comply with Article XIII, Section 13.13 of the master Declaration and any neighborhood documents. The 2026 Fact Sheet lists an Application for Approval to Lease fee of $260, and all club and association accounts must be current.

The Amenity Transfer

An owner may transfer amenity privileges to the lessee for the lease term, keeping only dining privileges, for a fee the Fact Sheet lists at $465 plus tax. The owner remains liable for a lessee account more than 60 days past due.

Tenants and Pets

The Masters FAQ says no dogs are allowed for renters, and the club bars lessees from bringing an animal unless it is a bona fide service animal. That narrows the tenant pool for a single-family home.

The Trade

Renting keeps the asset and gives the amenities to a tenant for a season; selling captures a market with no competing listings. We will run both numbers with you, and the decision is yours.

  • Association approval. The club requires every member to hold a certificate of approval from the neighborhood association.
  • Your buyer's club fee. A first-time Pelican Sound buyer brings $20,300 to closing; a returning owner brings $11,495.
  • Condition is the price. The same 2,100 square foot plan sold at $950,000 and $1,400,000 in 2026.
  • ARC history. Exterior changes made without Pelican Sound and Masters ARC approval surface at sale.
  • The drainage question. Buyers can read the 2023 district report on the association's public site.
  • No competing listings. With zero actives, your listing is measured against closings.

Is now a good time to sell a Masters at Pelican Sound home?

For a home priced to its condition, yes: there were no Masters listings on September 29, 2026, and six of the seven 12-month MLS closings sold in six days or fewer.

How do I price a Masters at Pelican Sound home?

Against the Masters sales of the same size band, then adjusted for condition. In 2026, five MLS closings between 1,885 and 2,108 square feet ran from $950,000 to $1,400,000.

How long will a Masters at Pelican Sound home take to sell?

The 12-month median is 4 days on market and the 60-month median 5.5 days, but the one 12-month sale listed well above its eventual price took 61 days and closed at 92.1% of list.

Do I need the association's approval to sell?

Your buyer needs a certificate of approval from the Masters association to hold club membership. Start it through the association's manager as soon as you are under contract.

What does my buyer pay the club at closing?

$20,300 if the buyer has never owned in Pelican Sound, or $11,495 if they own or have owned there, under the 2026 Fact Sheet.

Frequently Asked Questions: The Masters at Pelican Sound Seller Edition

These are the questions Masters owners ask most before selling, answered from the Southwest Florida MLS, the Lee County record, the club's 2026 Fact Sheet, the association's filings and Florida law. Each answer names The Masters at Pelican Sound, and where a record is not public, the answer says so plainly.

What is the first step to selling a home at The Masters at Pelican Sound?

Request a free home valuation or Call Jesse direct at (239) 898-6072. We place your home beside the Masters closings in its size band and walk through condition with you.

What is my Masters at Pelican Sound home worth?

It depends most on condition and size band. The 12-month MLS median is $1,249,000 on 7 closings and the county median $1,299,500 on 10 qualified sales; the Masters valuation guide shows how we narrow it to your home.

What have Masters homes sold for recently?

In 2026 the MLS recorded $1,249,000 in February, $990,000, $1,400,000 and $1,249,000 in April, and $950,000 in May; the county file adds $1,350,000 in April and $1,100,000 in August.

Why did two similar Masters homes sell $450,000 apart?

Condition and position. A 2,106 square foot plan sold at $1,400,000 in April 2026 and a 2,108 square foot plan at $950,000 in May 2026; size cannot explain the gap.

Are online value estimates accurate for Masters homes?

Rarely, because they lean on price per square foot and the Masters record shows square footage does not set the price here. Use the closings on this page.

Does a renovation add value at The Masters?

The spread in 2026 sales says condition matters more than size. Keep permits, ARC approvals and receipts so a buyer can see the work.

How long will my Masters home take to sell?

A 12-month median of 4 days on market when priced to condition; the one 12-month listing that started well above its sale price took 61 days.

How many Masters homes are for sale now?

None on September 29, 2026, according to the Southwest Florida MLS, so your listing would be measured against closings.

When is the best time to list a Masters home?

Most buyers tour in season, but with zero inventory a prepared listing can sell in any month. Listing after the November budget adoption lets you show the new year's dues.

Who is the best realtor to sell a Masters at Pelican Sound home?

McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008 and the #1 team in Southwest Florida since 2012. Call Jesse at (239) 898-6072.

How will my Masters home be marketed?

Cinematic video, drone, professional photography, our qualified-buyer database, and a paperwork packet built before the first showing.

Can I hold an open house at The Masters?

Visitors must be on a member's gate guest list, so an open house needs gate arrangements; we ask the club for its current policy first.

Can I put a sign in my yard?

Signs fall under Pelican Sound's ARC Guidelines and the Masters rules; ask before placing one.

Can I sell my Masters home without a realtor?

Yes, Florida allows it, but you still handle two estoppels, the association approval, the club paperwork and the disclosures on this page.

Do I need the Masters association's approval to sell?

Your buyer needs the association's certificate of approval to hold club membership, so start it early.

What documents must I give a Masters buyer?

The homeowners' association disclosure summary under section 720.401 before the contract is signed, the property tax disclosure summary under section 689.261, and the flood disclosure under section 689.302, plus the documents your contract calls for.

What happens if the 720.401 summary is not given before signing?

The buyer may cancel by written notice within 3 days after receiving it or before closing, whichever comes first, and that right cannot be waived.

Do I have to disclose flood claims?

Yes. Section 689.302 requires disclosure of known flood damage, flood insurance claims and federal flood assistance.

How many estoppel certificates does a Masters sale need?

Two: one from Pelican Sound Golf & River Club and one from the Masters association.

What does an estoppel cost and who pays?

The club lists $299 for 2026; section 720.30851 caps the Masters association's fee at $299 for a current account. In Lee County the seller customarily pays estoppel fees, and the contract controls.

Who pays the club's initiation or resale capital fee?

The buyer, at closing, under the club's Fact Sheet; the contract can shift part of it as a credit.

What are seller closing costs on a Masters sale?

In Lee County the seller customarily pays doc stamps of $0.70 per $100 ($8,743 on a $1,249,000 sale), the owner's title policy (about $5,697.50 at that price), the estoppel fees and the lien search, plus brokerage.

How are fees and taxes prorated at closing?

The club assessment, Masters dues and property tax are prorated to the closing date, usually using the prior year's tax bill for the tax.

Can I sell with a special assessment pending?

Yes, but the estoppel shows it and the contract must say who pays.

Should I order a wind mitigation inspection before listing?

Yes. A current Uniform Mitigation Verification Inspection Form shows buyers the insurance credits the home earns.

Should I replace the roof before selling?

Not automatically. We compare the cost with what the 2026 closings say buyers paid for renewed homes, and with what the buyer's insurer will require.

Do I owe capital gains tax when I sell?

Possibly. IRS Topic 701 explains the exclusion of up to $250,000, or $500,000 for joint filers, on a main home; a second home does not qualify. Ask your tax adviser.

What if my Masters home has not sold in 60 days?

The 12-month record says price is the variable: six of seven sold in six days or fewer. We would reprice to the closings.

What price should I list at to sell in a week?

At or near the closest 2026 closing in your size band, adjusted for condition; four of seven 12-month sales closed at or above list.

How should I state square footage?

Use the MLS living area and know the roll's heated area; they can differ slightly, and buyers compare both.

Can I sell with a tenant in place?

Yes, subject to the lease, which the buyer takes; the tenant's club privileges end with the lease.

Does my club membership transfer to my buyer?

Your membership ends when you sell; your buyer becomes a member at closing on paying the club fee and holding the neighborhood approval.

How does The Masters compete with Gleneagles for buyers?

The Masters offers four-bedroom plans and newer construction; Gleneagles had a lower 60-month median at $1,009,300. We price with both in view.

What does a listing agreement need to contain?

Section 475.25 requires an exclusive listing agreement to be in writing with a definite expiration date, and section 475.278 requires the brokerage relationship disclosure. Read the term, fee and cancellation language before you sign.

How do I check an agent's license?

The Florida Department of Business and Professional Regulation publishes a license lookup; Jesse McGreevy (SL3101296) and Marc Comisar (BK3060671) can be verified there.

Where can I see how the numbers on this page were built?

Every market figure names its source and date: the Southwest Florida MLS Matrix pulled September 29, 2026, and the Lee County Property Appraiser's roll and recorded sales through August 21, 2026.
