How We Work a Bishopwood West Listing, and Who Actually Does It

You get Jesse and Marc, not an assistant with a template. Jesse McGreevy runs pricing, data, marketing and the paperwork, which at Bishopwood West means a condominium association for your phase, the Bishopwood West Commons Association and the Forest Glen master association. Marc Comisar runs the field side: showings through the gate, buyer agent conversations, inspections and walkthroughs for owners who are out of state for part of the year. What Makes Selling at Bishopwood West at Forest Glen Different?

Selling at Bishopwood West differs from a typical Naples condominium sale in five ways: homes come up rarely, two streets carry three phases, three associations stand behind every sale, the flood zone runs by phase, and your buyer is shopping the only other coach-home neighborhood in the gate, Barrington, at the same time.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)

Few Homes Come Up, So Each Sale Sets the Evidence

Bishopwood West recorded one MLS closing in the twelve months to September 26, 2026, five in 24 months and seven in 36. The MLS needs 60 months to reach ten closings, and holds 15 there. No Bishopwood West home was for sale on September 26, 2026. That thin record is the reason the next seller should call us first: with so few sales, the first price published decides where the next appraisal and the next buyer start.

Two Streets, Three Phases, One Name

Bishopwood West I is 28 homes in seven buildings on Loblolly Bay Drive, addresses 3902 to 3914. Bishopwood West II (40 homes, ten buildings) and Bishopwood West III (36 homes, nine buildings) sit on Bishopwood Ct W, addresses 3954 to 3990. A buyer who maps “Bishopwood West” to Bishopwood Ct W alone misses a quarter of the neighborhood, and a valuation that ignores the phase misses the flood map, which changes phase by phase.

Three Associations Behind Every Sale

A Bishopwood West owner belongs to the condominium association for the phase, the umbrella Bishopwood West Commons Association, which owns the 1.92-acre Tract 5 at 3917 Loblolly Bay Drive, and the Forest Glen Golf and Country Club Master Association. Each layer has its own documents and its own estoppel certificate, and none publishes its dues. The seller who has all three files in hand before listing controls the closing date.

A Flood Map That Splits by Phase

On FEMA’s map effective February 8, 2024, all seven Bishopwood West I buildings map to Zone X, nine of ten Bishopwood West II buildings map to Zone X, and all nine Bishopwood West III buildings map to Zone AH, a shallow-ponding Special Flood Hazard Area. Two homes with the same floor plan can carry different lender requirements because of the building they sit in.

The Buyer Tours Barrington the Same Afternoon

The club’s categories correspond to two coach-home neighborhoods: Bishopwood West and Barrington. Barrington had two actives on September 26, 2026, at $550,000 and $575,000, and six MLS closings in twelve months at a $540,000 median. A Bishopwood West listing is judged against those homes first, and against the Bishopwood East garden homes second.

What Should a Bishopwood West Seller Know First?

A Bishopwood West seller should know ten recorded facts before choosing a list price: the 60-month MLS record, the recent slowdown, the plan split, the county deed record, the empty competition inside the neighborhood, the three estoppels, the phase flood map, the homestead share, the tax reset and the regime fork in Florida disclosure law.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)

  • 15 MLS closings in the 60 months to September 26, 2026, median $595,000 (odd count, an actual sale), from $450,000 to $630,000, at a median 98.44 percent of final list price and a median 23 days on market.
  • The pace slowed inside that window: the 5 closings of the last 24 months had a $550,000 median, 95.65 percent of final list and a median 98 days on market.
  • One closing in twelve months: a 1,869 square foot coach home on Loblolly Bay Drive, $450,000 on March 16, 2026, after 98 days at 95.77 percent of a $469,900 final list.
  • Collier County recorded 12 qualified Bishopwood West sales in the 36 months since September 2023, median $594,000, from $450,000 to $750,000, every one a resale.
  • No Bishopwood West home was for sale on September 26, 2026; Forest Glen had 13 actives across its other neighborhoods.
  • Three estoppel certificates on a typical sale: your phase’s condominium association, the Bishopwood West Commons Association and the master association.
  • The flood zone runs by phase: Bishopwood West I all Zone X, II mostly Zone X, III all Zone AH on the 2024 map.
  • 58.7 percent of Bishopwood West homes carry a homestead exemption, the highest share of any Forest Glen condominium family.
  • The median 2026 preliminary tax estimate is $4,042.83, and a buyer’s bill resets toward the purchase price.
  • Bishopwood West is a Chapter 718 condominium inside two Chapter 720 layers, so the disclosure duty depends on what you own; confirm it with your closing agent or attorney.

Is Now a Good Time to Sell a Bishopwood West at Forest Glen Coach Home?

For a coach home priced to its own plan and phase, yes, with a patient plan. The MLS shows 15 Bishopwood West closings in 60 months at a $595,000 median and 98.44 percent of final list, but the last 24 months slowed to five closings at a $550,000 median and 98 days, and no Bishopwood West home was listed on September 26, 2026.

The 60-Month Picture, the First Window With Ten Closings

Our rule is to widen the window until it holds ten closings. Bishopwood West reaches ten at 60 months, so every lead market figure on this page uses that window, and the shorter windows are shown for the trend. The MLS files Bishopwood West under Development FOREST GLEN, so we tracked all 375 Forest Glen closings of the last ten years and assigned each to its neighborhood by condominium name and street.

The 60-month window opens with a December 29, 2021 closing and ends with the March 16, 2026 closing. Odd counts give an actual sale as the median; the ten-year median is low because it reaches back to 2016, when the same homes sold between $310,000 and $362,500.

A seller’s yardsticks are the numbers a buyer’s agent will quote back: sold-to-list, days on market and price per foot. Here is Bishopwood West against the Forest Glen neighbors its buyer also tours, all from the same pull and the same 60-month window.

Over five years Bishopwood West carried the highest median price and the highest median sold-to-list of any Forest Glen condominium family. Its buyer paid a lower price per foot than the Periwinkle villa or Bishopwood East buyer, because the Bishopwood West plans are larger: the extra square footage buys space, not a proportionally higher price.

Southwest Florida MLS Matrix, by calendar year of closing. Three Bishopwood West closings went over list, in December 2021 and April 2022, each within nine days. Since 2024, no closing has gone over its final list price, one reached exactly 100 percent, and the two slowest closings of the 60-month window took 275 and 369 days. A Bishopwood West seller pricing from a 2022 memory is pricing for a market that has since turned.

The Live Competition

On September 26, 2026, no Bishopwood West home was listed. Forest Glen’s 13 actives were six Britannia condominiums from $247,777 to $350,000, four Bishopwood East garden homes from $315,000 to $405,000, two Barrington coach homes at $550,000 and $575,000, and one Jungle Plum East house at $799,000. A Bishopwood West listing launched this fall has no direct competitor inside its own neighborhood, and two Barrington coach homes priced where a Bishopwood West buyer is shopping.

What Has the County Deed Record Shown at Bishopwood West?

Collier County’s deed record is the second, independent check on Bishopwood West prices. It shows 12 qualified resales in the 36 months since September 2023 at a $594,000 median, from $450,000 to $750,000, and not one builder-direct sale, because every Bishopwood West home was built and first sold from 2000 to 2002.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)

The County’s 36-Month Window

The county index’s first window with ten or more qualified Bishopwood West sales is 36 months: 12 resales since September 2023, median $594,000, low $450,000, high $750,000, with zero builder-direct sales. The newest Bishopwood West sale recorded in the index is dated March 13, 2026. The index counts only improved sales the Florida Department of Revenue qualifies as arm’s-length, so quitclaims, corrective deeds and family transfers are not in it.

Why the MLS and County Counts Differ

The MLS counts 7 Bishopwood West closings in its 36 months and the county 12 qualified sales in its own, and neither is wrong. The county grades every recorded deed; the MLS counts only homes listed on it. A sale arranged owner to owner, for example through the club’s own free listing board, reaches the county record once its deed is recorded and never reaches the MLS at all. The county’s $750,000 high sits above every Bishopwood West MLS closing in ten years, whose top is $630,000, and the public index does not show which home it was. We use the county for what sold and at what price, and the MLS for how long it took and how close to asking it closed.

What the County Roll Says a Bishopwood West Home Is Worth

On the 2026 preliminary Collier County roll the median assessed value of a Bishopwood West home is $424,400, from $228,335 to $461,670 across all 104 homes. Assessed value is a mass-appraisal figure for taxation, capped for homesteaded owners by Save Our Homes, and every Bishopwood West sale of the last five years closed above that median. Its use is ranking one home against another, never setting a list price.

Which Recent Bishopwood West Sales Matter Most to Your Price?

The Bishopwood West sales that matter most are the 15 MLS closings of the last 60 months, read by plan, street, list price and days on market. Your buyer’s agent and appraiser will reach for the same fifteen, so each one is set out below by street only, with no unit numbers.

Living area is the figure the listing agent entered, which is why 2,183, 1,848 and 1,869 appear beside the county’s three plan sizes of 1,869, 1,897 and 2,193 square feet. Eight of the fifteen closed on Loblolly Bay Drive and seven on Bishopwood Ct W (our count on the rows).

Thinking of Selling at Bishopwood West? Start With a Plan-and-Phase Valuation

With one MLS closing in twelve months, no Bishopwood West home listed and two Barrington coach homes asking $550,000 and $575,000, the first price you publish decides whether your home sets the next comparable or sits beside it. Request a written opinion of value through our Bishopwood West at Forest Glen home valuation or the McGreevy and Comisar free home valuation, and call Jesse direct at (239) 898-6072. Buying instead? The 1,869 Square Foot Plan: Four Sales on One Street

All four 60-month closings of the 1,869 square foot two-bedroom-plus-den plan were on Loblolly Bay Drive, in Bishopwood West I. They read as a price path: $509,500 in April 2022 after 9 days and 109.6 percent of list, $505,000 in November 2022 after 80 days, $485,000 in June 2025 after 3 days, and $450,000 in March 2026 after 98 days. The same plan on the same street gave back $59,500 in four years, and the two sales that closed fastest were the two priced closest to what the market would pay that month.

The 2,193 Square Foot Plan: The Largest Home, the Widest Spread

The largest plan is the most common in Bishopwood West, 52 of 104 homes on the county roll, and it closed eight times in 60 months (two of them entered on the MLS at 2,183 square feet). Those eight ran from $465,100 in December 2021 to $630,000 in March 2023. Since 2024 the three sales were $627,000 after 54 days, $585,000 after 275 days and $595,000 after 28 days. Both 2025 sales started at $635,000 or more and gave up $40,000 to $65,000; the plan’s recent ceiling is set by those two closings, not by the 2023 high.

The 1,897 Square Foot Plan: Small Sample, Strong Prices

The 1,897 square foot plan, 18 homes on the roll, closed three times in the window, all in Bishopwood West III on Bishopwood Ct W (one entered at 1,848 square feet, which we read as the same three-bedroom plan). Two of the three brought $605,000 and $615,000, the second at exactly its list price after 23 days, in line with the larger plan. The third, listed at $575,000, took 369 days to close at $550,000. The plan does not cap the price; the list price and the building’s flood file decide how long the wait is.

A Public-Record Sale, Worked Through: Loblolly Bay Drive, March 2026

This is a public record sale from the Southwest Florida MLS, not a McGreevy and Comisar transaction. On March 16, 2026, a 1,869 square foot, two-bedroom-plus-den coach home in Bishopwood West I on Loblolly Bay Drive closed at $450,000 after 98 days on market, from a final list price of $469,900, 95.77 percent. At $240.77 per square foot of MLS living area, it was the only Bishopwood West MLS closing of the last twelve months.

Three things make it the sale every next Bishopwood West seller should study. First, a same-plan home on the same street had closed nine months earlier, in June 2025, at $485,000 after 3 days from a $499,000 list, so the March 2026 seller received $35,000 less and waited 95 days longer for the same floor plan. Second, it sits in Bishopwood West I, where all seven buildings map to Zone X, so the flood zone was not the discount; the market’s direction and the list price were. Third, it is the only Bishopwood West sale most automated estimates will weight heavily for 2026, and it is the smallest plan in the neighborhood: a 2,193 square foot owner whose online estimate leans on it is being priced off the wrong home.

The lesson is not that a Bishopwood West coach home is worth $450,000. It is that in a neighborhood with one sale a year, one sale becomes everyone’s reference point, and the next seller’s price has to explain itself against it with the plan, the phase and the condition.

Two Long Waits, and What They Cost

The two slowest closings in the window both came after list prices above the plan’s recent evidence. A 2,193 square foot Bishopwood Ct W home listed at $650,000 closed in April 2025 at $585,000 after 275 days, 90.0 percent of list. Three months later a same-size home on the same street, listed at $635,000, closed at $595,000 after 28 days. The home that started higher sold for less and took ten times as long.

What a Buyer’s Appraiser Will Use

A lender’s appraiser looks first for closed sales of the same neighborhood and plan within the last six to twelve months. At Bishopwood West that often means one sale, or none of your plan, so the appraiser widens the window, reaches to Barrington’s 1,897 and 2,193 square foot plans, or adjusts across plans. We assemble that comparable set before you list, including the older and cross-neighborhood sales an appraiser will be forced to use, so the price we recommend is one a financed buyer’s appraisal can support.

Bishopwood West at Forest Glen vs Bishopwood East at Forest Glen: Which Will Your Buyer Choose?

Bishopwood West vs Bishopwood East is the comparison the shared name invites, and buyers make it. Bishopwood West offers larger coach-home plans, four-unit buildings, rare listings and higher prices; Bishopwood East offers smaller garden homes in twelve-unit buildings, more listings to choose from and a much lower entry price inside the same club and gate.

Where the Two Differ for a Bishopwood West Seller

The price gap is wide and steady: over 60 months Bishopwood West’s median closing was $182,250 above Bishopwood East’s, on plans a few hundred square feet larger. The Bishopwood East buyer paid more per foot, $288.51 against $272.61, because a garden home is a smaller ticket. Bishopwood East’s 2026 has been hard on its sellers: four closings at a $292,000 median and 89.60 percent of list, and one ground-floor home that took 437 days. A Bishopwood West seller whose buyer also toured Bishopwood Ct E has to show why the extra space, the four-unit building and the owner-occupied character are worth the difference.

Who Should Choose Bishopwood West, and Who Should Choose Bishopwood East

A buyer should choose Bishopwood West for the largest condominium plans in Forest Glen outside Barrington, a four-unit building instead of a twelve-unit one, a three-bedroom plan, and a neighborhood where most homes are homesteaded. A buyer should choose Bishopwood East for a lower entry price into the same club, more listings to choose from on any given day, and a smaller home to maintain and insure. Either way the flood file matters: both neighborhoods have ten AH buildings on the 2024 map.

What the Comparison Means for Your List Price

A Bishopwood West seller is not really priced against Bishopwood East; the price bands barely touch. The real price competitor is Barrington, whose 1,897 and 2,193 square foot plans match yours, and whose two actives on September 26, 2026 asked $550,000 and $575,000. We read every Barrington and Bishopwood East closing and active with its list history, so your buyer’s comparison works for you. For the other side of the same decision, see our Bishopwood East at Forest Glen neighborhood guide and the Bishopwood East at Forest Glen seller guide.

How Do We Price a Bishopwood West Coach Home?

We price a Bishopwood West coach home from the MLS and recorded sales of the same plan, then adjust for phase and flood zone, floor level, view, condition, kitchen and bath updates, impact protection and furnishings, and test the number against Barrington’s matching plans and the live competition. The 60-month closings ran $272.61 per foot of MLS living area at the median.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)

We Start With Your Plan, Not the Bishopwood West Median

The $595,000 60-month median describes no one home. The 1,869 square foot plan’s four closings ran $450,000 to $509,500; the 2,193 square foot plan’s eight ran $465,100 to $630,000; the 1,897 square foot plan’s three ran $550,000 to $615,000. We start from the closings of your own plan, then adjust, and never quote the neighborhood median as your price.

Phase and Flood Zone Come Next

A Bishopwood West III home sits in a Zone AH building on the current map, so a buyer with a federally backed mortgage will need flood insurance unless a current FEMA letter removes the building. A Bishopwood West I home sits in Zone X. The same plan in the two phases therefore carries a different carrying cost for a financed buyer, and we price that difference from the flood file rather than guess at it.

Floor Level, View and the Building

Every Bishopwood West building holds two homes on the ground floor and two upstairs, with no elevator. The public record we read does not tie each plan to a floor, so we confirm yours from the condominium’s plot plan and the listing history before we set a number. A ground-floor home avoids the stairs; an upstairs home gains the view and the privacy. Golf, lake and preserve views trade on privacy in a community where more than half the land is preserve.

Two Square-Foot Measures We Never Mix

The MLS records the living area the listing agent enters, and the state roll records its own: one Bishopwood West home the roll lists at 2,193 square feet appeared on the MLS at 2,183, and one on the 1,897 plan appeared at 1,848. The MLS 60-month median is $272.61 per living foot, and we never compute a price per foot from county figures. We use one measure per comparison, and we tell you which.

Why Automated Estimates Miss at Bishopwood West

An automated model needs many similar recent sales, and Bishopwood West supplies about one a year. The model sees the March 2026 sale of the smallest plan and the county’s assessed value, which sits below every recent sale, and it cannot tell a 1,869 square foot Loblolly Bay Drive home from a 2,193 square foot Bishopwood Ct W home, see a renovated kitchen, or see that one building maps AH and another does not. Your buyer sees the same estimate, so we answer it in the listing.

The Value Drivers a Model Cannot See

The drivers we adjust for are the ones that separated the 60-month closings: the plan, the phase and its flood zone, the floor, the kitchen and baths, flooring, impact windows and doors, air conditioning age, the view from the lanai, whether the home is furnished, and any lease running past the expected closing. The $80,000 spread between the $550,000 and $630,000 sales of larger Bishopwood West plans is made of exactly these things.

Pricing Against Barrington and the Club Board

With no Bishopwood West home listed, your list price is judged against Barrington’s two actives at $550,000 and $575,000, against Barrington’s six closings of the year at a $540,000 median, and against any owner listing on the club’s own website. We read their price histories before we set yours, because your buyer will tour them the same weekend.

How Do We Market a Bishopwood West Coach Home?

We market a Bishopwood West coach home to the buyer most likely to purchase it: a household that wants the largest condominium plan in the gate and bundled golf, often moving here full time, sometimes deciding from out of state. That means photography, aerial and video, full MLS exposure, the club board, our buyer database and a complete three-association file on day one.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)

Who Owns at Bishopwood West, and Therefore Who Will Buy

On the 2026 preliminary roll, 61 of Bishopwood West’s 104 homes carry a homestead exemption, 58.7 percent, against 38.8 percent for Forest Glen as a whole and 20.4 percent in Britannia. A Bishopwood West home usually sells to a buyer planning to live in it, which shifts the marketing calendar: this buyer tours in season but also buys in summer and fall, when a job, a school year or a sale up north decides the date.

Reaching the Buyer Across the Calendar

Of the 15 Bishopwood West MLS closings in 60 months, eight closed from February to May, four in December or January, two in June or July and one in November (our count on closing dates). The season still leads, but a Bishopwood West listing is not limited to it. A listing photographed, documented and live by October meets the winter buyer at full strength and stays in front of the year-round buyer after.

Photography, Aerial and Video

At Bishopwood West the plan, the lanai and the view sell the home, because the buildings are alike from the street. We capture each in natural light, add aerial work that shows your building’s position against the lakes, fairways and preserve, and produce a walkthrough video for the buyer who will not see the home in person before making an offer.

The Club Board and the Weekend Open Houses

The club invites owners to list homes for sale and for rent on its own website free of charge, and it posts open houses each Friday for Saturday and Sunday showings from 1 to 4 PM. We use the club’s boards alongside full MLS exposure, and we speak the club’s language: its coach-home floor-plan names, the Hibiscus, the Oleander and the Willow, appear on its open-house list, and a buyer who has walked one will ask for it by name.

The Association File as a Marketing Asset

Before the first showing we assemble the file a Bishopwood West buyer’s agent will ask for: your phase’s current budget and fee, the Commons budget, the master dues, the reserve schedule, the master insurance declarations page and hurricane deductible, the building’s FEMA zone and any FEMA letter, the association’s statement on structural integrity reserve studies, and any approval requirement. None of these is published, so assembling them early is how a Bishopwood West seller shortens the buyer’s hesitation.

Discreet and Off-Market Options

Some Bishopwood West owners want a quiet sale, for privacy, an estate or a tenant in place, and the county record shows sales here that never touched the MLS. We can offer a home privately to qualified buyers in our database before or instead of a full launch. The trade-off is exposure, and in a neighborhood where the next buyer may be watching for months, full exposure usually produces the stronger price, so we set out both paths before you choose.

How Do We Negotiate a Bishopwood West Contract?

We negotiate a Bishopwood West contract ourselves, partner to partner, against the plan’s own sale record, with three estoppels, any association approval and the flood file built into the contract dates. The five closings of the last 24 months settled at a median 95.65 percent of final list, so the file has to be ready before the first offer.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)

Partner-Level Negotiation, Never an Assistant

Every offer on a McGreevy and Comisar listing is read and answered by Jesse or Marc. On a Bishopwood West offer that matters, because it usually arrives with questions about the three fee layers, the flood zone, the insurance and the reserves, and the answers move the price.

Reading a Market That Moved From 116 to 90 Percent

Bishopwood West closings in the 60-month window ran from 116.6 percent of list in December 2021 to 90.0 percent in April 2025. Since 2024 the range has been 90.0 to 100 percent, and the two sales at or near full price, 99.5 and 100 percent, were listed inside the plan’s recent evidence. The two deepest discounts followed list prices above it. A Bishopwood West price set from the evidence leaves the buyer less to argue with.

Sequencing Three Estoppels

A Bishopwood West sale needs estoppel certificates from your phase’s condominium association, the Bishopwood West Commons Association and the master association. The state records name Cambridge Management for every Bishopwood entity, and the club office handles the master association. We order every certificate on the first business day after the contract is signed and write the contract dates around the slowest one.

Flood Questions at the Negotiating Table

In a Bishopwood West III building, or the one Bishopwood West II building mapped AH, a buyer’s lender will require flood insurance on a federally backed mortgage unless a current FEMA letter removes the structure, and a buyer who learns that late renegotiates. We put the zone, the 2012 FEMA letter for the phase, the association’s master policy and, where one exists, an elevation certificate in front of the buyer before the offer, not after the inspection.

Inspection, Insurance and the Building’s Age

Every Bishopwood West building is 24 to 26 years old, so a buyer’s insurer will look at the building and the unit’s systems. The association typically insures the building under the declaration; the buyer’s HO-6 policy covers the interior, fixtures and contents, and Florida law requires at least $2,000 of loss-assessment coverage on it. A pre-listing look at the air conditioning, water heater, windows and any water history turns a renegotiation into a disclosure.

What Does It Cost to Sell a Bishopwood West Coach Home?

Selling a Bishopwood West coach home costs the negotiated brokerage commission, Florida documentary stamp tax on the deed at $0.70 per $100, three estoppel certificates, a municipal lien search and prorated taxes and association charges. In Collier County the buyer customarily pays the owner’s title policy, and any association charge due at closing appears on the estoppel certificates.

Data updated: September 2026 (Florida Statutes 201.02, 718.116 and 720.30851; Florida Department of Revenue; Collier County 2026 preliminary roll)

Documentary Stamp Tax on the Deed

Florida charges $0.70 per $100 of consideration, or portion thereof, under Florida Statutes 201.02, and a Florida seller customarily pays it. At the Bishopwood West 60-month MLS median of $595,000 that is 5,950 taxable units, or $4,165. At the March 2026 sale price of $450,000 it is $3,150. After commission it is usually the largest single line on your closing statement.

Title Insurance and the Collier County Custom

In most Florida counties, including Lee County, the seller customarily chooses the closing agent and pays the owner’s title policy. In Collier County the custom flips, and the buyer customarily chooses and pays. Nothing in the statutes fixes this, so the contract controls, and an owner who sold before in Lee County should confirm the allocation in writing. Florida promulgates the title premium itself, so the rate is the same at every title company.

Three Estoppel Certificates

Florida caps what any association may charge for an estoppel certificate at $299 for a current account, plus $119 for delivery within three business days and up to $179 more if the account is delinquent, under Florida Statutes 718.116 and 720.30851 as amended in 2024. A condominium association must deliver within ten business days of a request. A Bishopwood West sale can need three certificates, and in Collier County practice the seller customarily pays them.

Charges at Closing Appear on the Estoppel Certificate

No first-party Forest Glen document we found publishes the dues, a capital contribution, a fund fee or a resale transfer fee for any association layer. Figures circulate online, attributed to unnamed sources, and disagree with each other, so this page does not repeat them. The closing charges for your home appear on the three estoppel certificates, which state what is owed and to whom on the day of closing.

Commission After the NAR Settlement

Since August 17, 2024, offers of buyer broker compensation cannot be advertised in the MLS, buyers sign written agreements with their own agents, and every commission is fully negotiable and not set by law. What you negotiate with us is the listing side. Whether to offer anything toward the buyer’s agent, or a concession toward the buyer’s costs, is a separate decision we make together.

What Must a Bishopwood West Seller Disclose Under Florida Law?

A Bishopwood West seller’s disclosure duties follow what the seller owns. Each Bishopwood West home is a unit in a Chapter 718 condominium that sits inside the Chapter 720 Bishopwood West Commons Association and the Chapter 720 master association, so the Chapter 718 resale package governs, section 720.401 carries a statutory carve-out for condominium associations, and every seller must disclose known material facts.

Data updated: September 2026 (Florida Statutes 720.401, 718.503, 689.261 and 689.302, current text; Forest Glen master declaration, Official Records Book 2536, Page 1955)

The HOA Disclosure Summary and the Chapter 718 Fork

Florida Statutes 720.401 says a prospective parcel owner “must be presented a disclosure summary before executing the contract for sale,” on a resale supplied by the parcel owner, with a conspicuous voidability clause in the contract and a non-waivable cancellation right within 3 days after receipt or before closing, whichever comes first. Section 720.401(2) says the section does not apply to associations regulated under Chapter 718, and each Bishopwood West condominium association is one. A Bishopwood West owner also sits inside two Chapter 720 layers, the Commons and the master association, so which duty governs depends on what you own and how your closing agent reads it, and the careful course is to deliver the master summary as well. Confirm your own duty with your closing agent or attorney. This is information, not legal advice.

The Condominium Resale Package Under Section 718.503

A Bishopwood West buyer is entitled to receive the condominium’s declaration, articles, bylaws and rules, the annual financial statement and budget, the association’s frequently asked questions document and the state governance form. Under the current statute it also includes the summary of any milestone inspection report, if applicable, and the most recent structural integrity reserve study, or a statement that none has been completed. A resale contract signed before the core documents arrive is voidable for 7 days, excluding weekends and legal holidays, after the buyer signs and receives them. None of the three Bishopwood West condominium associations publishes these documents, so start requesting them the week you decide to sell.

What the Recorded Documents Assign to Each Side

Club membership is bundled with ownership, per the club’s own statement and the 2016 assessment that billed every member, and the membership classes are set in the master declaration (Official Records Book 2536, Page 1955, amended and restated at Book 4566, Page 2673). The Bishopwood West condominium declarations are recorded for Bishopwood West I at Official Records Book 2775, Page 2723 (the condominium plot plan) and for Bishopwood West II at Book 2808, Page 706, with Bishopwood West III’s declaration recorded July 18, 2002. The public documents we read do not show whether any of them restates the section 720.401 duty or names who pays a closing charge, so this page does not claim it; your closing agent reads the recorded declarations for your sale.

Flood Disclosure Under Section 689.302

Since October 1, 2024, Florida Statutes 689.302 requires a residential seller to complete a flood disclosure at or before contract, stating whether the seller has filed a flood damage insurance claim on the property, including with the National Flood Insurance Program, and whether the seller has received federal flood assistance, including from FEMA. A 2025 amendment added whether the seller knows of flooding that damaged the property during the seller’s ownership. At Bishopwood West, where one phase maps AH and two mostly X, the zone itself belongs in the listing file beside the form.

The Property Tax Disclosure Summary

Florida Statutes 689.261 requires that a buyer of residential property receive a property tax disclosure summary at or before contract, warning that the buyer should not rely on the seller’s current taxes. At Bishopwood West, where 58.7 percent of homes are homesteaded and the median 2026 preliminary estimate is $4,042.83, that warning describes a real change in carrying cost.

Known Defects and the Facts Already on the Record

Under Johnson v. Davis, a Florida seller who knows of facts materially affecting value that are not readily observable must disclose them: water intrusion, insurance claims, open permits and any association special assessment. Several Bishopwood West facts are already public, and a buyer’s attorney will find them: the building’s FEMA zone and the 2012 FEMA letter the 2024 map no longer carries. Better that they come from you.

What Should a Bishopwood West Seller Know About Florida Condominium Law?

A Bishopwood West seller should know four condominium-law facts: the buildings are two stories, outside the milestone inspection and structural integrity reserve study laws; reserves still apply under Chapter 718; the association insures the building while the owner insures the interior; and every building is 24 to 26 years old.

Data updated: September 2026 (Florida Statutes 553.899, 718.111, 718.112 and 627.714; Florida DBPR condominium records)

Two Stories, Outside the SIRS and Milestone Laws

Bishopwood West’s 26 buildings are two-story, four-unit buildings, based on unit numbering and building records. Florida’s milestone inspection law and structural integrity reserve study requirement apply to condominium buildings three or more stories tall, so they reach Forest Glen’s four-story Britannia buildings and not Bishopwood West. Treat the story count as our reading of the records, not an engineer’s certification.

Two Stories Does Not Mean No Reserves

Even below three stories, a Chapter 718 condominium must budget reserves for roof replacement, painting, paving and deferred maintenance items over $10,000 unless owners vote to waive or reduce them. All three Bishopwood West phases were built in the same three-year window, so their roofs and exterior cycles tend to arrive together. A buyer will ask what your phase holds, so we request the reserve schedule and budget before your listing goes live.

The Master Policy, the HO-6 and Loss Assessment

Under Florida Statutes 718.111 a condominium association must insure the condominium property for full insurable value, with replacement cost determined at least every three years, excluding the interior finishes, fixtures and appliances an owner insures. The owner carries an HO-6 policy for those items, and section 627.714 requires at least $2,000 of loss-assessment coverage. Whether your phase’s master policy includes flood coverage, and its named-storm deductible, appear on the association’s insurance declarations page.

A Resale Package the Buyer Will Read Closely

Because none of the three Bishopwood West condominium associations publishes its budget, rules or approval procedure, the resale package is the first time most buyers see them. We read it before your buyer does, so any reserve gap, pending assessment or leasing limit is explained in your listing rather than discovered in the buyer’s review period.

How Do Flood Zone and Storms Affect a Bishopwood West Sale?

Flood zone at Bishopwood West runs by phase. On FEMA panel 12021C0418J, effective February 8, 2024, all seven Bishopwood West I buildings and nine of ten Bishopwood West II buildings map to Zone X, while all nine Bishopwood West III buildings map to Zone AH, a shallow-ponding Special Flood Hazard Area driven by overland flow, not storm surge.

Data updated: September 2026 (FEMA National Flood Hazard Layer and Collier County structure-level address points; FEMA Letters of Map Amendment on file)

Building zones come from Collier County’s structure-level address points overlaid on FEMA’s National Flood Hazard Layer. This is a mapping exercise, not a flood determination: confirm any building with its FIRMette, an elevation certificate or a lender determination.

The 2012 Letter and the 2024 Map

FEMA issued Letters of Map Amendment in 2012 for many Barrington, Bishopwood and Jungle Plum East buildings under the 2012 map, including Bishopwood West III, but FEMA’s current layer shows those letters as not incorporated into the 2024 map. Lenders read the current map unless a revalidation letter or a new letter exists. That is why all nine Bishopwood West III buildings map AH again despite their 2012 letter.

Surveyed Ground Above the Base Flood Elevation

The only base-flood-elevation line FEMA draws across Forest Glen on the current map is 10.5 feet NAVD88; surveyed ground at the 2012 letter buildings ran 12.0 to 13.8 feet. That makes the Bishopwood West III buildings appear to be candidates for a new letter, a per-building engineering question for a licensed surveyor and, in a condominium, an association project that benefits every owner in the building.

Citizens and the Flood Rule

Citizens Property Insurance requires flood coverage on personal residential policies that include wind on a phased schedule, all such policies by January 1, 2027, but condominium unit-owner policies are exempt. A Bishopwood West HO-6 on Citizens is therefore not caught by that rule, which a buyer comparing single-family homes should hear from your listing.

What Flood Insurance Costs Nearby

Across all 5,463 NFIP policies in ZIP 34114 that took effect June 2025 to May 2026, the median annual cost was $1,528 (OpenFEMA), and unincorporated Collier County is a Class 5 Community Rating System community, worth a 25 percent discount on eligible NFIP policies. ZIP 34114 is far larger than Forest Glen, so the median is a budget anchor, not a quote for your building.

Wind, Surge and the Storm Record

The Florida Building Code design wind speed here is 163 mph (Risk Category II), inside the wind-borne debris region. Collier County places Forest Glen in hurricane evacuation Zone D, and the state’s surge planning layer includes the area inside its Category 3 surge zone, so Zone D is not a promise of no surge under any storm. The nearest official instruments recorded a 106-knot gust 2.5 miles south during Irma in 2017, the National Weather Service placed Ian’s 2022 surge about 5 miles away, and no county, news or association record we reviewed describes storm flooding inside Forest Glen.

What Will Your Buyer Pay to Own at Bishopwood West?

A Bishopwood West buyer pays a condominium fee to the phase’s association, a fee to the Bishopwood West Commons Association, quarterly master association and club dues, a property tax bill that resets after the sale, and HO-6 insurance. Forest Glen publishes none of its dues on a first-party page, so the estoppel certificates and budgets state the figures for your home.

2026 preliminary roll

How Forest Glen Pays for Capital Projects

When the club builds, every owner pays the same share on top of dues. In 2016 the master board approved a $949,376 outdoor dining facility (plus $80,000 contingency) and assessed every member $1,290, billed $215 a quarter for six quarters on the quarterly dues statement. That is a dated, historical charge, not a current one; a 2017 amendment to the declaration sets a CPI-indexed $400,000 limit above which member approval rules apply. The estoppel certificates confirm whether any assessment is being billed today.

The Tax Reset Your Buyer Inherits

Forest Glen’s adopted 2025 millage for code 39 was 10.5058 mills, and the county’s 2026 preliminary roll computes estimates at 10.4020 mills; final 2026 rates appear on the November bill. As an illustration only, a buyer assessed at the $595,000 60-month median with no exemption would face about $6,251 a year at the 2025 rate (our arithmetic), against the $4,042.83 median estimate on the roll today. Save Our Homes caps follow the owner, not the house, and with 58.7 percent of Bishopwood West homes homesteaded, many sellers’ bills sit well below what a buyer will pay.

No CDD on the Tax Bill

No Community Development District covers Forest Glen, so there is no CDD bond assessment on any Bishopwood West tax bill, and a 2025 Loblolly Bay Drive condominium bill showed no non-ad valorem line at all. Against a newer East Naples neighbor with a district assessment, that absence belongs in your listing.

Which Bishopwood West Rules Affect a Sale?

The Bishopwood West rules that shape a sale, leasing minimums, tenant approval, pets, vehicles and exterior changes, are set in the recorded master declaration and in your phase’s condominium declaration, and none is published on a public page. They can differ from phase to phase, so the documents for your home are the only reliable answer.

Data updated: September 2026 (Forest Glen master declaration chain; Bishopwood West condominium declarations; club real estate pages)

Leasing and the Club Transfer

Renters obtain club privileges through a golf or social membership transfer, and owner listings on the club’s rental board state the renter pays the club’s transfer fee; the club does not publish the amount. Whether a Bishopwood West phase allows a one-month lease, how many leases a year it permits and whether tenants need approval are set in that phase’s declaration, and an investor buyer should hear the answer on the first call.

What the Rental Record Shows

The MLS recorded 14 Forest Glen lease closings in the two years to September 26, 2026, all two-bedroom condominiums of 1,170 to 1,534 square feet: thirteen furnished seasonal leases at $3,400 to $5,500 a month with a 30-day minimum, and one annual lease at $1,900 a month. Every Bishopwood West plan is 1,869 square feet or larger, so none of those leases was a Bishopwood West coach home, which fits a neighborhood where most owners live in their homes.

Selling With a Tenant in Place

Nothing in the public record we reviewed prohibits selling a leased Bishopwood West home. A tenant in place is a showing constraint, because access runs through the tenant and the gate, and a closing constraint, because the lease and the tenant’s club transfer must end or carry over on terms the buyer accepts. Match the lease end to the expected closing where you can.

Pets, Vehicles and Exterior Changes

Pet limits, vehicle and boat rules and parking are set in the recorded declarations, and none is published on a public page. Exterior changes run through the master association’s architectural review and your condominium association. If you replaced windows, sliders or shutters, have the approval and the permit ready, because a buyer’s insurer will ask for both.

How Long Does It Take to Sell a Bishopwood West Coach Home?

Bishopwood West’s 15 MLS closings of the last 60 months took a median of 23 days on market, from 3 to 369, but the five closings of the last 24 months took a median of 98. A home priced inside its plan’s recent evidence often closed within a month; one priced above it waited most of a year. Three estoppels add weeks to closing.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)

What the Days Say Since 2024

Seven Bishopwood West homes closed from January 2024 to March 2026. Their days on market were 54, 23, 369, 275, 3, 28 and 98. Three of the seven went under contract within a month; two took most of a year. The difference between them was not the plan or the building; it was where the first list price sat against the last comparable sale.

A Realistic Sequence

In the four weeks before listing: valuation, a four-point and wind mitigation inspection, the flood file and photography, and the resale package and any approval requirement for your phase. At contract: order all three estoppel certificates and start any association approval. During the contract: inspections, appraisal, insurance binding and title. At closing: your club membership ends and your buyer’s begins through the association.

Selling While You Are Away

Forty-three of Bishopwood West’s 104 homes carry no homestead exemption, so some Bishopwood West sellers sell from somewhere else. Marc Comisar manages showings through the gate, contractors, inspections and the final walkthrough on site, and Florida closings routinely use remote signing and mail-away packages. Foreign owners should bring in a CPA early for FIRPTA withholding.

What Should Your Listing Say About Life at Bishopwood West?

A Bishopwood West listing should sell the life as well as the home: an Arthur Hills Signature course that comes with every home, four lighted pickleball courts, tennis, bocce and a 24-hour fitness center, a 1.9-mile preserve trail, about 352 acres of recorded preserve, zoned schools graded A and B, and a hospital about 3 miles from the gate.

Data updated: September 2026 (Forest Glen Golf and Country Club pages; Florida State Golf Association; Collier County Public Schools zone lookup for 2026 to 2027; Florida Department of Education 2026 school grades)

The Course and Its 2024 Refinement

The 18-hole course opened in 1999 on a Gordon Lewis layout. Arthur Hills and Steve Forrest redesigned it and it reopened December 1, 2008 as an Arthur Hills Signature course, and for the club’s 25th anniversary in 2024 Ron Forse Design refined the layout and the greens were converted to TifEagle. The club lists the championship course at 6,820 yards, and the Florida State Golf Association rates the Black tees 73.8 with a 146 slope. Golfer reviews on Golf Advisor (now GolfPass) ranked Forest Glen No. 1 in the U.S. for course conditions in 2016 and No. 2 in Florida in the Golfers’ Choice 2023 list.

The Club Owned by the Homeowners

The golf course and clubhouse are owned by the homeowners’ master association, and club membership comes with the home; the club calls Forest Glen “membership-inclusive.” The master association holds about 578 acres of the community outright: the course, clubhouse, preserves and roads. There is no separate club certificate to sell back when you sell.

Bishopwood West’s Place in the Gate

Bishopwood West I lines Loblolly Bay Drive, which it shares with Britannia’s condominiums, and Bishopwood West II and III sit on Bishopwood Ct W, with the Commons’ 1.92-acre tract between them. Bishopwood Ct E and its garden homes sit on the other side of the community. The main gate is on Collier Boulevard at Forest Glen Boulevard, with a rear gate on Beck Boulevard at Periwinkle Way.

Schools, Errands, Hospital and the Interstate

Every Forest Glen address is zoned for Lely Elementary, Manatee Middle and Lely High for 2026 to 2027; the state graded Lely Elementary A, Manatee Middle A and Lely High B in 2026, with Lely High earning 64 percent of possible points in both 2025 and 2026. Physicians Regional’s Collier Boulevard hospital, which describes itself as a 130-bed acute care facility with a 24-hour ER, is about 3 miles away. Interstate 75 Exit 101 is about a mile from the gate, Fifth Avenue South about 15 minutes and the beach at the Naples Pier about 18 minutes, measured without traffic.

What Is Being Built Nearby

FDOT’s rebuild of the I-75 Exit 101 interchange carries an estimated completion of late 2026. A petition to amend the Forest Glen PUD, scheduled for the county commission on September 22, 2026, would allow indoor-only membership sports and recreation space on the 9.6-acre commercial corner at Collier and Beck, outside the gates; its outcome had not been published when this page was researched. A buyer will ask about both, and a straight answer with the public record beside it keeps the question from becoming an objection.

How to Reach Us Today

Call Jesse McGreevy direct at (239) 898-6072 or email . Call Marc Comisar at (239) 287-5873. The office of McGreevy and Comisar is at 24031 S Tamiami Trl #101, Bonita Springs, FL 34134. Bring your street, your phase, your plan, your timeline and the one thing you are most worried about, and you will get a straight answer.

Why the Valuation Comes Before the Listing Agreement

At Bishopwood West the same 1,869 square foot plan closed at $509,500 in 2022 and $450,000 in 2026, and a $650,000 list ended at $585,000 after 275 days. The price decides the sale. Few Bishopwood West homes come up for sale in a year, so the owner who sells next should see the evidence and the number before committing to anything, and many owners use the valuation to decide between this season and next.

A Bishopwood West sale with three estoppels, a flood file and a thin comparable set is a sale won on detail.

Why Does a Bishopwood West Specialist Matter When You Sell?

A Bishopwood West specialist matters because the facts that decide a sale here are not in the listing feed: three plans across three phases on two streets, a flood zone that changes by phase, a 2012 FEMA letter the 2024 map no longer carries, three association layers with unpublished dues, and a sale record so thin that one closing sets everyone’s reference point.

What a General Naples Agent Tends to Miss Here

A general agent may price a 2,193 square foot home off the March 2026 sale of the 1,869 square foot plan, look for Bishopwood West only on Bishopwood Ct W and miss the Loblolly Bay Drive phase, order two estoppels instead of three, learn about a Bishopwood West III building’s AH zone from the buyer’s lender, or treat the 2012 FEMA letter as current. Each of those errors costs a seller time or money.

How Bishopwood West Fits the Forest Glen Seller Picture

Bishopwood West carries the highest median price of any Forest Glen condominium family over five years and the highest homestead share of any of them. For the whole community, read our Forest Glen community guide and the Forest Glen seller guide, which apply the same method to all seven neighborhoods.

Are You Also Buying Your Next Home in Southwest Florida?

Many Bishopwood West sellers are also buyers, moving within Forest Glen, trading a coach home for a single-family house or a smaller home, or relocating in Collier or Lee County. We run both sides together, and with 58.7 percent of Bishopwood West homes homesteaded, the order matters for Save Our Homes portability.

Buying and Selling in the Same Season

A Florida homesteader who sells and establishes a new Florida homestead may transfer accumulated Save Our Homes benefit, within statutory limits, by filing with the new homestead application, and homestead status is fixed on January 1 each year. We sequence both closings around that date.

Frequently Asked Questions, Seller Edition: Selling a Coach Home in Bishopwood West at Forest Glen

These are the questions Bishopwood West owners ask before they sell, answered from the Southwest Florida MLS pull of September 29, 2026, Collier County’s recorded sales and 2026 preliminary roll, the state tax roll file, FEMA’s current map and Chapter 718. Nothing here is tax or legal advice; confirm anything that affects your sale with your closing agent, attorney or CPA.

Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)

How do I sell my coach home in Bishopwood West at Forest Glen?

Start with a written valuation built from the sales of your own plan, then prepare the file before you list: your phase’s resale package, the Commons and master documents, the building’s FEMA zone and 2012 letter, and a wind mitigation report. Order all three estoppels the day the contract is signed. Call Jesse McGreevy direct at (239) 898-6072 to begin.

Who is the best listing agent for Bishopwood West at Forest Glen?

Look for an agent who prices by plan, phase and flood zone, knows Barrington’s matching plans, and personally negotiates the offer. McGreevy and Comisar are Top 1% Real Estate Agents Nationally Since 2008 and the #1 Team in Southwest Florida since 2012, and Jesse and Marc handle every listing themselves.

What is my Bishopwood West coach home worth?

Most likely inside the band your plan set over 60 months: $450,000 to $509,500 for the 1,869 square foot plan, $550,000 to $615,000 for the 1,897 square foot plan and $465,100 to $630,000 for the 2,193 square foot plan, with recent sales toward the lower half. Condition, floor, phase and flood zone decide where. Request a written valuation for your address.

What have Bishopwood West homes sold for recently?

Fifteen MLS closings in the 60 months to September 26, 2026, from $450,000 to $630,000, median $595,000. The most recent, on March 16, 2026, was $450,000 for a 1,869 square foot home on Loblolly Bay Drive.

How many Bishopwood West homes sell each year?

About three through the MLS: 15 closings in 60 months and 35 in ten years. The county recorded 12 qualified sales in 36 months, more than the MLS shows, because some sales never reach the MLS.

Why does this page use a 60-month window?

Because it is the first MLS window that holds ten Bishopwood West closings. A one-sale or five-sale median describes a handful of homes, not a market, so we widen the window and list the shorter-window sales individually.

How long will my Bishopwood West home take to sell?

The 60-month median was 23 days on market, but the last 24 months’ median was 98, from 3 to 369 days. Homes listed inside their plan’s recent evidence sold within weeks; homes listed above it waited most of a year.

What is the sold-to-list ratio at Bishopwood West?

A median 98.44 percent of final list over 60 months (n=15), lifted by three over-list sales in 2021 and 2022, and 95.65 percent over the last 24 months (n=5). Forest Glen as a whole ran 94.93 percent over the same 24 months.

Is now a good time to sell a Bishopwood West coach home?

For a home priced to its plan and phase, yes: no Bishopwood West home was for sale on September 26, 2026, so a listing launched this fall has no direct competitor in the neighborhood. Price against Barrington’s two actives at $550,000 and $575,000.

When is the best time of year to list at Bishopwood West?

Fall, ready for the season. Eight of the 15 closings of the last 60 months closed from February to May, but four closed in December or January and three in summer or November, because most Bishopwood West buyers plan to live in the home.

Why is the online estimate for my Bishopwood West home wrong?

A model sees about one sale a year, often of a different plan, and the county’s assessed value, which sits below every recent sale. It cannot see your plan, floor, phase, flood zone or updates.

Does my phase change my value?

It changes your buyer’s carrying cost. Bishopwood West III buildings map to FEMA Zone AH on the current map, so a financed buyer there needs flood insurance unless a current FEMA letter removes the building; Bishopwood West I buildings map Zone X.

Does my street change my value?

Only through the plan and the phase. Every 60-month sale of the 1,869 square foot plan was on Loblolly Bay Drive, which pulls that street’s median down; the 2,193 square foot plan sold at similar prices on both streets.

Do buyers compare my Bishopwood West home with Barrington?

Always. Barrington is Forest Glen’s other coach-home neighborhood, with the same 1,897 and 2,193 square foot plan sizes; its six closings of the last twelve months had a $540,000 median, and it had two actives on September 26, 2026.

Do buyers compare Bishopwood West with Bishopwood East?

Some do because of the name, but the price bands barely touch: Bishopwood East’s 24-month median was $400,000 against Bishopwood West’s 60-month median of $595,000, on garden homes of 1,261 to 1,599 square feet.

How does my 2026 assessed value relate to my sale price?

It does not set it. The Bishopwood West median assessed value is $424,400, and every Bishopwood West sale of the last five years closed above that median.

How many estoppel certificates does a Bishopwood West sale need?

Three: your phase’s condominium association, the Bishopwood West Commons Association and the Forest Glen master association.

What does an estoppel cost?

Florida caps each at $299 for a current account, plus $119 for delivery within three business days and up to $179 more if the account is delinquent. In Collier County practice the seller customarily pays them.

What are the HOA fees my buyer will pay at Bishopwood West?

They are not published by any of the three associations. The condominium fee, the Commons fee and the quarterly master and club dues appear on the budgets and the three estoppel certificates.

Is there a capital contribution or transfer fee when I sell?

No first-party Forest Glen document publishes one for an owner purchase. Any charge due at closing appears on the estoppel certificates, and the contract says who pays it. Renters pay a club transfer fee whose amount the club does not publish.

Does the association have to approve my buyer?

Approval rules are set in each phase’s declaration, and none of the Bishopwood West associations publishes its procedure. We request the resale package and any approval requirement before listing and build the contract dates around it.

What documents must I give a Bishopwood West buyer?

The Chapter 718 resale package: declaration, articles, bylaws, rules, budget and financial statement, the frequently asked questions sheet, the governance form and a structural integrity reserve study or a statement that none was completed, plus the flood disclosure and the property tax disclosure summary.

Do I owe the HOA disclosure summary if I sell a Bishopwood West condominium?

Section 720.401 does not apply to associations regulated under Chapter 718, but every Bishopwood West home also sits inside two Chapter 720 layers, so the answer depends on what you own and how your closing agent reads it. The careful course is to deliver it as well. This is information, not legal advice.

Does Bishopwood West need a SIRS or milestone inspection?

Both apply only to condominium buildings three stories or higher. Bishopwood West’s buildings are two stories, based on unit numbering and building records, so they are outside both laws, though the association still owes buyers its reserve information.

Which FEMA flood zone do I disclose?

The zone FEMA maps for your building today, on panel 12021C0418J effective February 8, 2024. At Bishopwood West that is Zone X for Bishopwood West I, Zone X for nine of ten Bishopwood West II buildings and Zone AH for every Bishopwood West III building.

Does the 2012 FEMA letter for my building still count?

Not on its own. FEMA’s current layer shows the 2012 letters as not incorporated into the 2024 map, so lenders read the current map unless FEMA revalidates the letter or issues a new one.

Should my association pursue a new FEMA letter?

In an AH building it may be worth asking. Surveyed ground at the 2012 letter buildings ran 12.0 to 13.8 feet, above the 10.5-foot base flood elevation on the current map, and in a condominium the letter covers the whole building, so it is an association project.

Will my buyer’s lender require flood insurance?

In a Zone AH building, yes on a federally backed mortgage, unless a current FEMA letter removes the structure. In Zone X the federal requirement does not apply, though a lender may still ask.

Will my buyer’s property taxes be higher than mine?

Often, if you hold a homestead cap; the buyer’s bill follows the purchase price. The Bishopwood West median 2026 preliminary estimate is $4,042.83, and a buyer assessed at $595,000 with no exemption would pay about $6,251 at the 2025 rate, an illustration and not a quote.

Does Bishopwood West have a CDD?

No. No Community Development District covers Forest Glen, and a 2025 Loblolly Bay Drive condominium bill showed no non-ad valorem charge.

Can I sell my Bishopwood West home with a tenant in it?

Yes, if the lease and the tenant’s club transfer are handled on terms the buyer accepts. Showings run through the tenant and the gate, so match the lease end to the expected closing where you can.

Can I hold an open house?

Yes. The club posts open houses each Friday for Saturday and Sunday showings from 1 to 4 PM, and owners may list homes on the club’s website free of charge.

Should I sell furnished?

Many buyers welcome it, but most Bishopwood West buyers plan to live in the home. List the furnishings on a separate inventory so the appraisal values the home itself.

Which updates pay back at Bishopwood West?

The kitchen and baths, flooring, impact windows and sliders, and air conditioning, because buyers compare the same plans side by side, often across Barrington too, and those are the visible differences.

Should I sell my Bishopwood West home without an agent?

You can, and the club board gives you a free place to advertise. You still run three estoppels, the Chapter 718 package, the flood file and a represented buyer, and with one comparable sale a year the price is the hardest part.

Can I sell my Bishopwood West home off-market?

Yes, privately to qualified buyers in our database when privacy matters more than maximum exposure. The county record shows off-market sales here; we set out the trade-off in price first.

What happens to my club membership when I sell?

Membership is bundled with ownership, so it passes with the home; there is no separate certificate to sell back, and the estoppel certificates show anything owed at closing.

Will I owe capital gains tax when I sell?

It depends on your basis, use and any exclusion; IRS Publication 523 explains the primary-residence rules, and a foreign seller may face FIRPTA withholding. Confirm with your CPA.

Is Bishopwood West a 55 and over community?

No age restriction appears in any public record we reviewed; confirm it in the recorded declaration during the title review.

Did the April 2026 wildfire affect Bishopwood West?

During the Newman Road Fire in April 2026, Forest Glen was included in evacuation alerts and WGCU reported that evacuations were lifted for the Forest Glen community; no report found describes damage inside Forest Glen.

What should I do first if I am thinking about selling?

Request a written valuation, find your building’s FEMA zone and its 2012 letter, ask your phase’s association for its budget, reserve schedule and insurance declarations page, and call Jesse McGreevy direct at (239) 898-6072.

Your Bishopwood West Listing Team, and How to Reach Us Today

McGreevy and Comisar list and sell homes across Southwest Florida from an office in Bonita Springs, and Bishopwood West sits inside the East Naples market they work every week. Few Bishopwood West homes come up for sale in a year, so the owner who sells next should call us first; the first conversation costs nothing and usually saves a seller more than any decision made later.

If you are thinking, “I need someone to sell my house in Bishopwood West at Forest Glen, Florida,” McGreevy and Comisar helps homeowners price, market, negotiate, and sell with a local strategy built for Naples, Estero, Bonita Springs, Fort Myers, Lee County, Collier County, and Babcock Ranch. Whether you are selling on Loblolly Bay Drive or Bishopwood Ct W, in Bishopwood West I, II or III, our team provides local market guidance, professional listing exposure, and a clear plan to help you sell confidently.
