Esplanade Lake Club is a gated master-planned lake community in Fort Myers, Florida, built by Taylor Morrison on a former limerock mine off Alico Road. The county roll counts 814 residential parcels here (655 single-family homes, 104 Venetian condominium units and 55 lots still vacant), the homes sit on the water Taylor Morrison markets as Lake Como, and three builders shaped the community: Taylor Morrison, Pulte Homes and Seagate Development Group (Lee County GIS, Subdivisions layer; Taylor Morrison, Esplanade Lake Club).
This guide is built the way we price a listing here. It starts from 114 Lee County recorded sales in the 12 months to September 25, 2026, the county roll dated October 4, 2026, the Esplanade Lake Club Community Development District's adopted budget for fiscal year 2027, the CenterPlace zoning resolutions and FEMA's flood layers. If you own here, the market section shows what homes like yours have sold for. If you are buying, the fee stack, lake and neighborhood sections show what you will pay, what you must request before closing, and where the record goes silent.

Recent Esplanade Lake Club track record, from the Lee County record. In the last 12 months we tracked 114 Esplanade Lake Club closings in the Lee County record at a $903,640 median, from $365,000 to $2,775,000; 63 were builder-direct closings (an estimate) at a $950,000 median, and 51 were resales at a $770,000 median. The median price per square foot of county heated area was $361.32 across the 50 sales the roll could measure. For Esplanade Lake Club sellers: premium marketing, including cinematic video, drone, professional photography, a qualified-buyer database, and discretion with off-market capability when a sale needs it. A sale in Esplanade Lake Club also runs on paperwork that has to be ordered in the right sequence, and some of it is not published anywhere. The master association does not publish its assessment, so the estoppel certificate is the document that states it, and Florida law caps what an association may charge for one (s. 720.30851 for homeowners associations and s. 718.116 for condominiums). If you own a Venetian condominium, your buyer needs a second estoppel from your condominium association. The district charge on your tax bill depends on the lot class the district assigned, from $2,091.20 for a Venetian condominium to $3,444.02 on the highest 2024 annexation class in fiscal year 2027, so we put the class in the listing file (Esplanade Lake Club CDD, Adopted Budget FY2027). Buyers ask about docks before they ask about kitchens, and private docks are allowed only on lots the Declaration designates as dock lots, so we confirm the designation first (Esplanade Lake Club HOA, ARC Application Package). And a resale here competes with the last Taylor Morrison closings on Plat Six, which the county still recorded in September 2026, so the price has to answer a new home as well as the neighbors. That is a documents and marketing problem, and it is the one we are built for.

Esplanade Lake Club comes down to eight facts a buyer or seller should hold before anything else: how many homes there are, what sold and for how much, the three products and their price tiers, the lake connection, the missing golf course, the district charge, the flood map and the build status.
Data updated: October 2026 (Lee County recorded sales through September 25, 2026; roll dated October 4, 2026; CDD FY2027 budget adopted June 11, 2026; FEMA flood layers and builder pages checked October 11, 2026).
This Esplanade Lake Club guide lets a seller or a buyer jump straight to the record that answers the question: the recorded sales, the history and master plan, the district and the fee stack, the lake and amenities, flood and insurance, schools and drive distances, what is being built nearby, the Miromar Lakes comparison and both FAQ editions.

Selling, our team and questions
Living in Esplanade Lake Club means owning in a gated Taylor Morrison lake community of 814 planned homes off Alico Road in unincorporated Lee County, with a Fort Myers address, a homeowners association that owns the amenity campus, a district charge on the tax bill, no golf course, and the airport terminal 4.3 route miles away.
A buyer here is choosing among three very different products inside one gate: a Venetian condominium, a Pulte twin villa or a detached Taylor Morrison or Seagate home, on a lake lot, a canal lot or a dry lot. Each carries a different district assessment class, a different resale pool and a different set of documents to request. The sections below take the questions in the order buyers ask them, and the deeper sections further down the page carry the full tables.
Esplanade Lake Club is a master-planned lake community: one developer plan, one master homeowners association, one community development district and two condominium associations over a single gated site. Lee County's subdivision record flags it Gated = Y (Lee County GIS, Subdivisions layer). The county roll dated October 4, 2026 counts 814 residential parcels: 655 single-family homes, 104 condominium units and 55 vacant residential lots, and 759 of the 814 carry a home today. Homes were built from 2019 to 2026, and single-family heated area on the roll runs from 1,581 to 4,896 square feet (Lee County Property Appraiser roll, October 4, 2026, our analysis).
Esplanade Lake Club is not marketed as age-restricted: Taylor Morrison described it as an all-ages community, and the 2018 association articles contain no age restriction (Taylor Morrison, Amenity Spotlight, 2019; Sunbiz, Articles of Incorporation). The Declaration's use article controls the rules on rentals, pets and vehicles, and we cover what we could and could not read in the governance section.
Esplanade Lake Club sits in unincorporated Lee County with a Fort Myers mailing address in ZIP 33913, outside any city limits and outside any Census-designated place. Some listing copy places the community in Estero; the county record does not. At every point the county's taxing-authority layer was sampled, the parcels fall in Lee tax district 071, the San Carlos Park Fire District, the Lee County Unincorporated MSTU, the South Florida Water Management District levies and the Esplanade Lake Club CDD, which is taxing authority 381 (Lee County GIS, Taxing Authorities layer).
All three entrances, Esplanade Lake Club Blvd, Venetian Lagoon Dr and Centerplace Blvd, connect to Alico Road, and the interior streets are private (Lee County GIS, Road Centerlines). The main entrance at Esplanade Lake Club Blvd is about 2.5 route miles east of I-75 Exit 128 at Alico Road. The county's planning layers place the site in planning community 13, San Carlos, with a future land use of University Community, inside Airport Noise Zone D, a "Notification Required (flight training)" zone (Lee County GIS, Lee Plan layers; Airport Noise Zones). The 2022 zoning approval requires a recorded airport noise notice for that reason (Hearing Examiner recommendation, DCI2021-00042).
Taylor Morrison developed Esplanade Lake Club and built its single-family homes and the Venetian condominiums; Pulte Homes built the community's 186 twin villas; Seagate Development Group was selected as the exclusive custom builder on 11 lakefront homesites (PulteGroup, Pulte Homes offers lakefront lifestyle at Esplanade Lake Club; Business Observer, May 16, 2019; Seagate Development Group, Monaco). Taylor Morrison of Florida, Inc. was the petitioner for the district and is the Declarant of the master association (Lee County Ordinance 18-21).
The county roll shows 186 homes at exactly 1,581 square feet of heated area, the same count as the Pulte twin villas and the district's twin-villa class. The builders section below covers each builder's plans.
The lake is the reason the community exists in this shape. Taylor Morrison markets "the 352-acre Lake Como" (Taylor Morrison, Esplanade Lake Club Condos), and the same water is CenterLake in the county zoning, Lake 5/6 in the district's records and the North and South Lakes in the association's governing documents. The two former mine lakes connect at two points, and boats can pass between them under a recorded lake use agreement among Florida Gulf Coast University, Miromar Lakes and Esplanade (Lee County Instrument 2016000107400) (Miromar Lakes CDD). No record shows a boat route from the lake to the Estero River or the Gulf: the system discharges over a concrete weir and through wetlands.
On the roll, 294 built single-family homes carry a Lake land type, 205 Canal and 156 Dry, and all 104 condominium units are Lake (LEEPA Land Type layer). Private docks are allowed only on Designated Private Boat Dock Lots, so a lake view and a dock are separate questions. The lake section covers sizes, docks, fees and rules.
No. Esplanade Lake Club has no golf course; the nearest is the private Arthur Hills course at Miromar Lakes next door. No golf use appears in the CenterPlace zoning, the district's land-use tables or the county roll, and Taylor Morrison's own copy speaks of "nearby golf courses" (Lee County Resolution Z-17-014; Taylor Morrison, Esplanade Lake Club). Miromar Lakes Beach and Golf Club is 2.7 route miles from the main entrance and is private; no Esplanade access right appears in any record we read. A buyer who wants golf in the purchase should read the Miromar Lakes comparison further down.
Taylor Morrison's as-built list includes The Venue clubhouse (fitness and aerobics center, catering kitchen, billiard room and multipurpose room), a heated resort-style pool and spa, the Bahama Bar full-service bar and restaurant, Toasted Café, a massage treatment room for spa services, tennis, pickleball and bocce courts, a waterfront walking trail, a fenced bark park, an adventure playground, a gazebo, a fire pit, an events lawn and fitness lawn, a kayak and paddleboard launch, a beach area, a floating pier, a community boat dock and a boat ramp (Taylor Morrison, Esplanade Lake Club Condos). The amenity building on Tract A1, off Canal Grande Dr, is 19,000 square feet of county heated area with a roll year of 2023.
The amenities were developer-funded and are owned and maintained by the homeowners association, not the district (CDD Master Engineer's Report, June 19, 2019 agenda). No separate club membership, initiation fee or food minimum appears in the records we read; the amenities are association property. Confirm in the Declaration.
An owner here pays in up to four layers. The Esplanade Lake Club CDD charge rides on the Lee County property tax bill as non-ad valorem authority 381; in fiscal year 2027 it runs from $2,091.20 a year for a Venetian condominium to $3,444.02 on the higher 2024 annexation class, with the operations and maintenance share at $1,365.05 for every home (CDD Adopted Budget FY2027). Ad valorem tax in district 071 is 12.8482 mills, the final 2026 total, against 13.2715 in 2025 (LEEPA 2026 Millage Book, final). The master association assessment is not published in any dated first-party document, and neither are the Venetian condominium assessments; the estoppel certificate is where they appear. The fee stack section lays out every layer with a worked example.
Every point we tested, including lake-edge lots, is FEMA Zone X (area of minimal flood hazard): ten points, four of them 23 to 35 meters from water, on panels effective August 28, 2008, with no Letter of Map Revision or Amendment in the envelope (FEMA NFHL Flood Hazard Zones; FIRM Panels). FEMA's pending Lee County revision, scheduled to take effect March 2, 2027 (preliminary issue December 4, 2025), leaves these panels unchanged (FEMA Preliminary NFHL). The community is in Lee County Evacuation Zone D (Lee County EOC Evacuation Zones), Lee County's storm surge layer places the community in its Category 4 band, and the design wind speed is 160 mph (Risk Category II) in the wind-borne debris region (Lee County Design Wind Speed Zones). Zone X is not a promise; the flood and insurance sections explain what it does and does not mean.
The School District of Lee County's SchoolSite Locator returns the same assignment at seven addresses across every plat and Venetian II for the 2026-2027 plan: elementary Zone Q, middle Zone GG and high school South Zone 2 (S-2), in School Board District 2 (SchoolSite Locator). Lee County assigns by choice zone, not by a single school: Zone Q lists Three Oaks, Pinewoods, San Carlos Park, Spring Creek and Bonita Springs elementary schools, Zone GG lists Three Oaks Middle and Bonita Springs Middle Center for the Arts, and South Zone 2 carries district transportation to five high schools (Lee County Schools, Transportation Optimization). The schools section has the grades and route miles.
Measured in route miles from the main entrance (miles only; traffic decides the minutes): Gulf Coast Town Center 1.6, I-75 Exit 128 2.5, Florida Gulf Coast University 3.7, the Southwest Florida International Airport terminal 4.3, Miromar Outlets 5.6, Estero at US 41 and Corkscrew 8.1, Coconut Point 10.1, downtown Fort Myers 15.9, Fort Myers Beach at Times Square 16.4, the Sanibel Causeway toll plaza 17.7, Bonita Beach Park 19.7 and Naples Fifth Avenue South 30.6. Inside the gates the distances matter too: the Phase 1 estate row is 0.31 mile from the main entrance, Corsini Dr 1.02 and the Plat Six end of Terracina Dr 1.36. The drive-distance section has the full table and the method.
When we list or buy here we pull the CDD class for the lot, the dock-lot designation and the FEMA panel before we price, and we order the estoppel early. In practice that is four documents, in this order:
The Esplanade Lake Club market in the 12 months to September 25, 2026 was 114 recorded sales at a $903,640 median, split between 63 builder-direct closings (an estimate) at $950,000 and 51 resales at $770,000, with condominiums near $405,000, twin villas at $525,000 and the Phase 1 lakefront row at a $2,107,500 resale median.
Data updated: October 2026 (Lee County recorded sales through September 25, 2026; roll dated October 4, 2026).
Source for every figure in this section: Lee County Property Appraiser roll (October 4, 2026) and Lee County recorded qualified sales through September 25, 2026, our analysis. "12 months" means sales recorded September 26, 2025 to September 25, 2026. Builder-direct counts are an estimate: the first recorded sale of a new home. Price per square foot is per square foot of county heated area, the roll's measure, and is never set against an MLS living-area figure.
The 12-month window is the first with ten or more sales, so it leads. The longer windows show the trend, and the 60-month and all-history rows use the residential parcels only (single-family, vacant lot and condominium codes), which keeps the out-parcels in the platted legal description out of the figures.
Window | From | To | Sales | Median | Low | High |
|---|---|---|---|---|---|---|
12 months | 2025-09-26 | 2026-09-25 | 114 | $903,640 | $365,000 | $2,775,000 |
24 months | 2024-09-26 | 2026-09-25 | 281 | $845,000 | $350,000 | $3,687,500 |
36 months | 2023-09-26 | 2026-09-25 | 514 | $800,560 | n/a | n/a |
60 months (residential parcels) | 2021-09-26 | 2026-09-25 | 834 | $772,788 | n/a | n/a |
All history (residential parcels) | 2020-08-03 | 2026-09-25 | 949 | $760,000 | n/a | $3,687,500 |
n/a: the range for that window is not part of the verified figure set for this page. The first recorded qualified sale in Esplanade Lake Club was on August 3, 2020. The 12-month median is the average of the middle pair because the count is even: $902,281 and $905,000.
Segment | Sales | Median | Range |
|---|---|---|---|
All recorded sales | 114 | $903,640 | $365,000 to $2,775,000 |
Builder-direct (estimate) | 63 | $950,000 | $674,623 to $1,501,521 |
Resale | 51 | $770,000 | $365,000 to $2,775,000 |
The builder-direct median sits above the resale median, and it would be easy to read that as new homes commanding a premium. The mix says otherwise. The resale pool holds most of the villas and condominiums, while the builder-direct closings are Plat Six detached homes, so the two medians describe different products. Detached homes alone tell the story better: 88 detached sales at a $977,454 median, of which 63 were builder-direct (an estimate) at $950,000 and 25 were resales at a $1,450,000 median, with resales ranging from $665,000 to $2,775,000. The roll also lags the builder: 35 of the 12-month sales were new homes recorded on parcels still coded as vacant lots, at a $959,249 median, beside 72 sales on parcels already coded single-family at $915,000 and 7 condominium sales at $405,000.
Band | Sales, 12 months |
|---|---|
$300,000 to $399,999 | 3 |
$400,000 to $499,999 | 10 |
$500,000 to $749,999 | 15 |
$750,000 to $999,999 | 44 |
$1,000,000 and up | 42 |
The two top bands hold 44 and 42 of the 114 sales, and the 13 sales under $500,000 are the condominiums and the lower-priced twin villas, since no detached home recorded below $500,000. For detached homes alone the bands read 4 sales from $500,000 to $749,999, 42 from $750,000 to $999,999 and 42 at $1,000,000 and up.
Each product has its own window, because the condominiums are too thin over 12 months to read alone.
Product | Window | Sales | Median | Range | $ per heated sq ft |
|---|---|---|---|---|---|
Venetian I condominiums | 24 months | 33 | $420,000 | $350,000 to $490,000 | $276.32 |
Venetian II condominiums | 24 months | 24 | $400,750 | $365,000 to $475,000 | $263.65 |
Pulte twin villas (resales) | 12 months | 19 | $525,000 | $475,000 to $950,000 | $332.07 |
Detached single-family | 12 months | 88 | $977,454 | resales $665,000 to $2,775,000 | $494.10 (n = 24) |
Phase 1 lakefront row (resales) | 12 months | 10 | $2,107,500 | $1,595,000 to $2,775,000 | $563.37 |
Inside the condominium rows, Venetian I's 24 months split into 24 builder-direct closings (an estimate) at $420,000 and 9 resales at $415,000; over 12 months it recorded 6 sales at a $405,000 median. Venetian II's 24 months split into 19 builder-direct closings (an estimate) at $401,500 and 5 resales at $390,000; over 12 months it recorded one sale, at $365,000. Every Venetian unit carries 1,520 square feet of county heated area, 2 bedrooms and 2 baths. The twin villas recorded 28 sales at a $535,000 median over 24 months, and 85 sales at $541,680 in calendar 2023.
Streets with one or two sales are listed with their prices, never a median, and marked thin. Venetian condominium sales are shown as one row, and we never print a unit number.

Roseto Ct | 1 | one sale, at $2,550,000 | too thin for a rate |

Terracina Dr dominates the count because it runs through Plat Five A, Plat Five B and Plat Six, where the new-home closings were. Twin villas sort by street on their own: Corsini Dr 9 at a $525,000 median, Canal Grande Dr 6 at $570,000, Sacra Pl two sales at $499,000 and $635,000, Caravita Ln one at $525,000 and Terracina Dr one at $510,000.

Venetian II (condominium) | 48 units | 0 | 24 months | 24 | $400,750 |
Each plat uses the first window with ten or more sales. Phase 2's 13 sales ran from $479,000 to $1,450,000. Plat Four A's 21 resales ran from $475,000 to $970,000 at $346.17 per square foot of heated area. Plat Five A's 28 sales were 27 builder-direct closings (an estimate) from October to December 2023 plus one resale at $1,350,000. Plat Five B's 59 sales split into 55 builder-direct closings (an estimate) at $800,000 and 4 resales at $1,160,000. Plat Six's 61 sales ran from $674,623 to $1,501,521, and 60 were builder-direct (an estimate); the newest builder-direct sale was recorded on September 10, 2026. Plat Six can show more sales than built homes because the roll still codes some finished homes as vacant lots.
Phase 1 holds the most expensive homes in Esplanade Lake Club, and the 12 months show it plainly: 10 resales at a $2,107,500 median, from $1,595,000 to $2,775,000, at $563.37 per square foot of county heated area. By street, Caleri Ct recorded $1,900,000 and $2,220,000; Venetian Lagoon Dr $2,700,000, $2,775,000 and $2,525,000; Canal Grande Dr $1,675,000, $1,995,000, $1,850,000 and $1,595,000; and Roseto Ct $2,550,000.
The single highest sale of the 12 months was $2,775,000 on January 23, 2026, a 2023 Venetian Lagoon Dr home of 4,892 square feet of heated area with 4 bedrooms. The Venetian Lagoon Dr row holds 47 homes with a median heated area of 4,525 square feet, 32 on Lake land and 15 on Canal land (LEEPA Land Type layer). At the other end of the community the lowest 12-month sale was $365,000, a Venetian condominium resale on October 31, 2025.

Read the medians as a product mix, not a price index. Calendar 2023 carried 85 twin villa sales, which pulled the median down while the count rose; the years weighted to new detached homes ran higher. The share of builder-direct closings is the clearer signal: from all 41 sales in 2020 to 38 of 75 in 2026 to date, the community has moved from a builder market toward a resale market. Over 60 months the residential parcels recorded 834 sales at a $772,788 median, and over all recorded history 949 sales at $760,000, with a high of $3,687,500.
The 12-month median across the 50 sales the roll could measure is $361.32 per square foot of county heated area. By product it runs $263.65 for Venetian II and $276.32 for Venetian I over 24 months, $332.07 for the twin villas, $494.10 for detached homes (n = 24) and $563.37 for the Phase 1 row. A single community figure blends all five, so it describes none of them. Two more cautions: the roll measures heated area, which differs from the living area an MLS listing prints, and the roll could measure heated area for only 50 of the 114 sales, so the figure rests on that subset. Price a specific home against its own product row.
Days on market, sale-to-list ratio, active inventory and months of supply: Information not available at time of publishing (checked 2026-10-21). Those four measures live only in the MLS, and we will add them for Esplanade Lake Club with their own window. Until then the county record above carries counts and prices, because it is the public record of deeds.
A seller in Esplanade Lake Club competes inside a product, not inside the community median. A twin villa is priced against 19 twin villa resales at $525,000, a Venetian unit against 33 Venetian I and 24 Venetian II sales over 24 months at medians of $420,000 and $400,750, and a Phase 1 home against 10 resales from $1,595,000. A detached resale also competes with the last Taylor Morrison closings on Plat Six, which recorded at a $969,462 median through September 2026, so condition, lot type and the dock designation have to carry the difference. Esplanade Lake Club began as a limerock mine that closed about 2008, was zoned as part of CenterPlace in 2015 and 2017, gained its community development district in 2018, broke ground with Taylor Morrison in January 2019, recorded its first sale in August 2020 and was still closing new homes on Plat Six in September 2026.
The history matters to a buyer for three reasons: the lake is a former mine pit, which explains its size and its connection to the Miromar Lakes water; the zoning covers more land than the gated community, which is why apartments and shops share the CenterPlace name; and the district was formed before the first home, which is why every lot carries a district class.
The district's 2019 engineer's report describes the site as a commercial limerock mining operation that ended about 2008 (CDD Master Engineer's Report, June 19, 2019 agenda). The county's mines layer records a completed Rinker Mining Operation approved under ZAB-86-062 in 1986 (Lee County GIS, Mines layer). The same 2019 report describes a 402-acre mine lake "known as lake 5" within the project limits, the water that is now marketed as Lake Como.
The land was zoned under the name CenterPlace. Lee County adopted Resolution Z-14-021 on April 8, 2015, approving a Compact Communities Planned Development, and Resolution Z-17-014 on August 16, 2017, rezoning it as a Mixed Use Planned Development (Lee County GIS, Zoning Cases; Lee County Resolution Z-17-014; Lee County, CenterPlace planned development). The CenterPlace zoning covered about 886 acres in 2017, and about 40 acres were added in 2022 (Resolution Z-22-020). The 2015 and 2017 approvals allowed up to 1,950 dwelling units; the 2022 amendment set the cap at 1,654 dwelling units for the whole planned development, which also contains the Las Palmas apartments and The Villas at Gulf Coast rentals. The zoning set single-family lots at a minimum of 5,500 square feet and 50 feet wide, with a maximum height of 45 feet.
Lee County created the Esplanade Lake Club Community Development District by Ordinance 18-21, adopted September 18, 2018, on about 779 acres, with Taylor Morrison of Florida, Inc. as petitioner (Lee County Ordinance 18-21). The master association, Esplanade Lake Club Homeowners Association, Inc., had been filed as a Florida not-for-profit corporation on May 21, 2018. The district came before the homes because it finances and maintains the lake system, stormwater works and preserves; its first bonds, Series 2019A-1 of $14,840,000 and Series 2019A-2 of $7,465,000, were issued on December 20, 2019 and run to 2050 (CDD Audited Financial Statements FY2025). The June 2019 assessment methodology counted 653 planned units; the program counts 814 today.
Business Observer reported the groundbreaking on January 30, 2019, describing about 778 acres off Alico Road (Business Observer, January 30, 2019). Taylor Morrison marketed the community as 778 acres at launch in 2019; the district has since grown to 843.374 acres. The first recorded qualified sale came on August 3, 2020, and 2020 closed with 41 recorded sales, every one of them builder-direct (an estimate).
The community was recorded in sections. Phase 1 was recorded in 2019, Phase 2 in 2020, Phase Three and Plat Four A in 2021, the Amenity plat in 2022, and Plat Five A, Plat Five B and Plat Six in 2023 (Lee County roll legal descriptions; years only). The district grew alongside the plats: Ordinance 20-10, adopted October 6, 2020, expanded its boundary, and Lee County's Ordinance 24-07, adopted April 2, 2024 and effective April 5, 2024, brought it to 843.374 acres (Lee County Ordinance 24-07, CDD copy; Lee County BOCC agenda item, April 2, 2024). The district's Series 2025 bonds, $2,505,000 issued May 29, 2025 and running to May 1, 2055, are assessed on the 99 homes on the 2024 annexation land. Plat Six itself was approved under development order DOS2022-00202 for 106 single-family lots (Lee County GIS, Development Orders).
Taylor Morrison brought in two other builders for products it did not build itself. Business Observer reported in May 2019 that Pulte Homes planned 186 attached villas (Business Observer, May 16, 2019), and Pulte's 2020 marketing described its Ellenwood plan at 1,579 square feet under air and its Kendrick plan at 1,543 (PulteGroup asset server, 2020). The villas landed across four plats: 4 on Phase 1, 59 on Phase 2, 1 on Phase Three and 122 on Plat Four A.
Seagate Development Group became the exclusive custom builder on 11 lakefront homesites. Its June 2020 release gave plan sizes of 3,299 to 4,123 square feet under air, and its Monaco model opened for viewing in May 2020 (Seagate, Monaco model open for viewing; Naples Daily News, June 20, 2020).
The last product added was the condominiums. Venetian I at Esplanade Lake Club Condominium Association, Inc. was filed on August 16, 2022, and Venetian II at Esplanade Lake Club Condominium Association, Inc. on August 21, 2023. The first condominium instrument for Venetian II was recorded in 2023, and Venetian I in 2023 to 2024. On the roll, Venetian I is 56 units in 7 buildings of 8, built 2023 to 2025, and Venetian II is 48 units in 6 buildings of 8, built 2023 to 2024: 13 low-rise buildings of eight units each, all 1,520 square feet of county heated area, 2 bedrooms and 2 baths, on Venetian Lagoon Dr. Taylor Morrison's Avanti condominium plan was shown at 1,632 square feet under air on the 2024 Lee Parade of Homes (Lee Parade of Homes 2024, Avanti); that is a builder's under-air figure and a different measure from the county's heated area.
Taylor Morrison lists the community as sold out (checked October 11, 2026); the county record still showed new-home closings on Plat Six into September 2026 (Taylor Morrison, Esplanade Lake Club). Both are true at once: a builder's "sold out" describes what is left to contract, while deeds keep recording as contracted homes finish. Plat Six recorded 61 sales in the 12 months, 60 of them builder-direct (an estimate), the newest on September 10, 2026, and 52 of its lots were still coded vacant on the October 4, 2026 roll. Taylor Morrison describes Esplanade Lake Club as the 2022 Master Planned Community of the Year (Taylor Morrison blog, May 10, 2023).

Esplanade Lake Club is the gated residential core of a larger Lee County planned development called CenterPlace. The district's assessment program counts 814 homes, and the October 4, 2026 county roll matches it exactly: 655 single-family homes, 104 condominium units and 55 vacant lots, with 759 of the 814 already carrying a home.
Data updated: October 2026 (Lee County Property Appraiser roll dated October 4, 2026; Esplanade Lake Club CDD adopted budget FY2027, June 11, 2026; Lee County Resolutions Z-17-014 and Z-22-020; read October 11, 2026).
Two documents define the plan, and they measure different things. The county zoning sets ceilings for the whole CenterPlace planned development, which also holds rental apartments and shops outside the gates. The community development district's budget counts the homes it actually assesses. When a number for "Esplanade Lake Club" looks too large, it usually comes from the zoning ceiling, not from the homes on the ground.
CenterPlace was first zoned as a Compact Communities planned development by Resolution Z-14-021, adopted April 8, 2015, and rezoned as a Mixed Use Planned Development by Resolution Z-17-014, adopted August 16, 2017, on about 886 acres (Lee County Resolution Z-17-014; Lee County Planned Development page, DCI2016-00017). Resolution Z-22-020, approved September 7, 2022, added about 40 acres that had been donated to Florida Gulf Coast University and reset the caps (Lee County Hearing Examiner recommendation, DCI2021-00042).

CenterPlace was approved for up to 1,950 homes in 2015 and 2017; the 2022 amendment set the cap at 1,654 dwelling units for the whole planned development, which also contains the Las Palmas apartments and The Villas at Gulf Coast rentals. The 800 single-family cap is the current one. The commercial square footage and the 250 hotel rooms are entitlement ceilings, not a building plan, and none of that commercial space sits inside the Esplanade Lake Club gates. The county's under-review report dated October 4, 2026 shows no open zoning case inside CenterPlace (Lee County DCD, DCI cases under review).
The district assesses every home by class, and the class counts add to 814. The district's assessment program counts 814 homes: 715 in the original area and 99 on the 2024 annexation land (Esplanade Lake Club CDD, adopted budget FY2027). The county roll reaches the same total from the other direction: 655 single-family parcels, 55 vacant residential lots and 104 condominium units, so 655 + 55 + 104 = 814.
Product or district class | Units | Where on the roll |
|---|---|---|
Venetian condominium | 104 | Venetian I (56 units) and Venetian II (48 units), Venetian Lagoon Dr |
Twin villa | 186 | Phase 1 (4), Phase 2 (59), Phase Three (1), Plat Four A (122); every one is 1,581 sq ft of county heated area |
Single-family, 50 to 59 ft | 182 | Spread across Phase 1, Phase 2, Plat Four A, Plat Five A and Plat Five B |
Single-family, 60 to 69 ft | 149 | Spread across Phase 1, Phase 2, Plat Four A, Plat Five A and Plat Five B |
Single-family, 70 to 79 ft | 83 | Mostly Phase 1 lake and canal streets |
Single-family, 80 ft and up | 11 | Phase 1 lakefront |
Series 2025 lots (2024 annexation) | 99 | 94 on the annexation land in Plat Six and 5 northeast annexation lots (99 minus 5 = 94) |
Total | 814 | 715 + 99 = 814 |
Sources: CDD adopted budget FY2027 (class counts); Lee County Property Appraiser roll, October 4, 2026, our analysis (product and plat counts). The "where" column for the width classes summarizes the district's lot-by-lot rolls (CDD agenda package, July 13, 2023), which we read in part.
The class counts are the district's; the plat counts are the county's. The county roll shows 186 homes at exactly 1,581 square feet of heated area, the same count as the Pulte twin villas and the district's twin-villa class. The plan grew over time: the district's June 2019 methodology counted 653 units, and today it counts 814 (CDD agenda package, June 19, 2019).
The district's 2019 planning documents describe single-family lots by four nominal widths: 52 foot, 62 foot, 76 foot and 90 foot lots (CDD agenda package, June 19, 2019; CDD agenda package, July 11, 2024). The FY2027 budget prints the same four classes as width bands: 50 to 59 feet, 60 to 69 feet, 70 to 79 feet, and 80 feet and up (CDD adopted budget FY2027).
The labels matter for one practical reason: the class sets the debt line on the tax bill. A home in the 50 to 59 ft class pays $2,776.85 in FY2027 district charges, and a home in the 80 ft and up class pays $3,321.06 (the Fee Stack section below has every class). Builders market plans and collections, not district classes, and no builder page we read ties a plan name to a class. If a listing names a lot width, confirm the class with the district before you compare carrying costs.
The 2017 zoning sets the single-family lot standards: a minimum lot of 5,500 square feet, a minimum width of 50 feet, and a maximum building height of 45 feet (Lee County Resolution Z-17-014). The association's community standards sit on top of the zoning: exterior paint, screen cages, pools, generators, solar and shutters all need architectural review approval, above-ground fences are not allowed (invisible pet fences are allowed in rear yards), twin villas may not extend their driveways, and downspouts discharge underground (Esplanade Lake Club HOA, ARC package and Community Standards).
Two zoning conditions travel with every lot. The 2022 approval requires a recorded airport noise notice because the property lies within an Airport Noise Zone (Hearing Examiner recommendation, DCI2021-00042), and the county's map places the community in Airport Noise Zone D, "Notification Required (flight training)" (Lee County GIS, DCD layers). The lake and dock rules are covered in the lake section.
The CenterPlace zoning also holds the Las Palmas apartments, The Villas at Gulf Coast rentals and shops on Centerplace Blvd; they are outside the Esplanade Lake Club gates and do not pay the district's assessments. The county records identify them by development order: Las Palmas, formerly Center Place Apartments (DOS2019-00037); The Villas at Gulf Coast rental homes (DOS2021-00125); and the 7-Eleven Centerplace and CenterPlace commercial buildings on Cheeca Ct, marketed as Centreplace at Esplanade (DOS2022-00044) (Lee County GIS, Development Orders; Lee County GIS, Taxing Authorities).
This is why the full platted legal description holds 943 parcels while the community holds 814 homes: the extra parcels are 88 common tracts and 41 other parcels, including four commercial or rental out-parcels. Esplanade Lake Club is gated, by the builder's description and the county's subdivision flag (Lee County GIS, Subdivisions); the out-parcels are not behind that gate. Sales in the apartments or rentals never enter the figures on this page.
Taylor Morrison marketed the community as 778 acres at launch in 2019 (Business Observer, January 30, 2019). The district was created in 2018 on about 779 acres and has covered 843.374 acres since the April 2024 expansion under Ordinance 24-07, adopted April 2, 2024 and effective April 5, 2024 (Lee County Ordinance 24-07).
The land behind that expansion is the former university parcel added to the zoning in 2022. It became part of Plat Six, recorded in 2023, whose development order (DOS2022-00202) covers 106 single-family lots (Lee County GIS, Development Orders). On the October 4, 2026 roll those 106 lots are 54 built homes and 52 vacant lots (54 + 52 = 106). The district financed this area with its Series 2025 bonds, and 99 homes are assessed under the Series 2025 bonds; not every Plat Six lot is annexation land, and five of the 99 sit outside Plat Six.
On the October 4, 2026 roll, 759 of the 814 residential parcels carried a home, and the 55 still vacant are 52 Plat Six lots and 3 Phase 1 lots (814 minus 55 = 759). Homes on the roll were built from 2019 to 2026, and single-family county heated area runs from 1,581 to 4,896 square feet. The amenity building on Tract A1, on Canal Grande Dr, carries 19,000 square feet of county heated area with a roll year of 2023 (Lee County Property Appraiser roll, October 4, 2026, our analysis).
In short: every section except Plat Six is fully built, Plat Six is filling in, and the shared amenities are in place. The neighborhoods section below walks each section street by street.
Esplanade Lake Club was built by three companies. Taylor Morrison developed Esplanade Lake Club and built its single-family homes and the Venetian condominiums; Pulte Homes built the community's 186 twin villas; Seagate Development Group was selected as the exclusive custom builder on 11 lakefront homesites. Taylor Morrison now lists the community as sold out.
Data updated: October 2026 (Lee County Property Appraiser roll dated October 4, 2026, and Lee County recorded qualified sales through September 25, 2026; builder pages read October 11, 2026).
The developer of record is Taylor Morrison of Florida, Inc., which petitioned for the district and is the Declarant under the association documents (Lee County Ordinance 18-21). Taylor Morrison describes Esplanade Lake Club as the 2022 Master Planned Community of the Year (Taylor Morrison blog, May 10, 2023). Builder pages are marketing; the county record carries the prices.
Taylor Morrison built the detached homes across Phase 1 through Plat Six. Plan names we could confirm on Lee Building Industry Association Parade of Homes pages include the Francesco at 3,704 square feet (2020) and the Farnese at 2,100 square feet (2023), and the builder's community page lists the Pallazio "starting at 2,929 square feet" (Lee Parade of Homes 2020, Esplanade Lake Club; Lee Parade of Homes 2023, Farnese; Taylor Morrison, Esplanade Lake Club).
A full list of plan names, sizes and base prices is not on any current first-party page, so we do not reconstruct one. Builder square footage is "under air" or marketed area; the county measures heated area. The two are different measures, and we never set one against the other.
Pulte Homes built 186 twin villas in two plans: the Ellenwood at 1,579 square feet under air and the Kendrick at 1,543 square feet (PulteGroup, Esplanade Lake Club release; Business Observer, May 16, 2019; Lee Parade of Homes 2020, The Ellenwood). On the county roll all 186 carry the same 1,581 square feet of heated area, which is the county's measure and is not compared with Pulte's.
Pulte's Ellenwood page lists a tile roof, steel-reinforced concrete block and impact-resistant windows (Lee Parade of Homes 2024, Ellenwood). That is a builder statement for that plan, not a community-wide claim. In the 12 months to September 25, 2026 the county recorded 19 twin villa resales at a $525,000 median, from $475,000 to $950,000 (Lee County Property Appraiser roll (October 4, 2026) and Lee County recorded qualified sales through September 25, 2026, our analysis).
Seagate Development Group was Taylor Morrison's exclusive custom builder on 11 lakefront homesites. Its 2020 materials put the plans at 3,299 to 4,123 square feet under air, with the Monaco model at 3,299 square feet (Seagate Development Group, Monaco; Seagate, Monaco model open, May 9, 2020; Naples Daily News, June 20, 2020).
The district counts 11 homes in its 80 ft and up class, the same number as the Seagate homesites. The match is a count, not a lot-by-lot proof, so a buyer looking at a Seagate home should confirm its class and its dock-lot designation on that specific parcel.
The Venetian condominiums are Taylor Morrison's. The 2024 Lee Parade of Homes listed the Avanti condominium plan at 1,632 square feet under air (Lee Parade of Homes 2024, Avanti). The county roll records every Venetian unit at 1,520 square feet of county heated area, with 2 bedrooms and 2 baths. Those are two different measures of floor area, and each is reported with its own label.
Taylor Morrison's condominium page now reads "Closed / Sold Out Community" (Taylor Morrison, Esplanade Lake Club Condos). Over the 24 months to September 25, 2026, the county recorded 33 Venetian I sales at a $420,000 median and 24 Venetian II sales at a $400,750 median.
In the 12 months to September 25, 2026 the county recorded 114 qualified sales at Esplanade Lake Club. Builder-direct closings (an estimate: the first recorded sale of a new home) were 63 at a $950,000 median, from $674,623 to $1,501,521; resales were 51 at a $770,000 median, from $365,000 to $2,775,000 (Lee County Property Appraiser roll (October 4, 2026) and Lee County recorded qualified sales through September 25, 2026, our analysis).
The gap between those medians is mostly mix. The builder-direct closings were Plat Six detached homes: 60 of Plat Six's 61 sales in the window were builder-direct (an estimate). The resale pool holds most of the villas and condominiums, which pull its median down, plus the Phase 1 estates, which pull it up. Among detached homes alone, resales ran at a $1,450,000 median on 25 sales. A buyer weighing a new Plat Six home against a resale should compare like for like: same product, same lot class, same water.
Builder negotiation is its own skill, and on new construction we sit on the buyer's side of it.
★★★★★ "Marc has been a great help in securing a great price for our home during its build phase. Negotiated a much better deal from the builder." Verified Google review
Taylor Morrison lists the community as sold out (checked October 11, 2026); the county record still showed new-home closings on Plat Six into September 2026, with the newest builder-direct sale recorded September 10, 2026. "Sold out" on a builder page means no new contracts are being offered; it does not mean every home has closed. On the October 4, 2026 roll, 52 Plat Six lots were still vacant.
For a buyer, the practical result is that nearly every future purchase here will be a resale, and the seller will be an owner, not a builder. That changes what you ask for: the estoppel certificate from each association, the district class for the lot, the dock-lot designation if the lot is on water, and any builder warranty that may transfer. Esplanade Lake Club is governed in three layers: the Esplanade Lake Club Community Development District, a Lee County special district that owns the lake and stormwater system and bills on the tax bill; the master homeowners association, which owns the amenities; and two condominium associations for the Venetian buildings. Each layer has its own budget and its own documents.
The district's records are public and posted online; the associations' budgets are not. That split decides what this page can print as a figure and what it must send you to request.

The board meets on the second Thursday of the month at 11:00 a.m. at the clubhouse, 11501 Canal Grande Drive, and the next listed meeting is November 12, 2026 (CDD, About the District; CDD, Board Meeting Information). The FY2027 general fund is $1,128,541, and it pays for lake system maintenance, water-quality reporting, interconnect pipe cleaning, cane toad removal, fish stocking, preserves, the Centerplace Blvd roadway and landscaping, and a $100,000 district asset restoration reserve (CDD adopted budget FY2027). The FY2025 audit carries an unmodified opinion dated December 8, 2025, with no findings (CDD audited financial statements FY2025).
The district has five supervisor seats. At September 30, 2025, three of the five supervisors were affiliated with Taylor Morrison, according to the district's FY2025 audit (CDD audited financial statements FY2025). We do not name supervisors on this page. The current roster is on the district's own About page, and meetings are open to the public under Florida's sunshine law, so an owner or buyer can attend and read the agenda packets before each meeting (CDD, About the District).
The master association is Esplanade Lake Club Homeowners Association, Inc., a Florida not-for-profit corporation first filed in 2018. Check its current Sunbiz status at contract. Its articles were filed May 21, 2018, name Taylor Morrison of Florida, Inc. as Declarant, and set three voting classes: Class A for single-family lots, Class B for villa units and Class C for the Declarant (Sunbiz, Articles of Incorporation).
The association owns and maintains the amenity campus: The Venue clubhouse, the pool, the Bahama Bar, the courts and the boat ramp. The district's engineer's report and audit both record the amenities as developer-funded and association-owned, not district property (CDD agenda package, June 19, 2019). No separate club membership, initiation fee or food minimum appears in the records we read; the amenities are association property. Confirm in the Declaration.
Turnover is the point at which control of the association passes from the Declarant to the owners. The association's Third Articles of Amendment state that turnover had not occurred as of June 29, 2025 (Sunbiz, Third Articles of Amendment, filed August 13, 2025). We found no recorded document giving a turnover date after that, so we print none. A buyer should ask the association, in writing, whether turnover has occurred and who controls the board today.
Each Venetian building group has its own condominium association: Venetian I at Esplanade Lake Club Condominium Association, Inc. (filed August 16, 2022) and Venetian II at Esplanade Lake Club Condominium Association, Inc. (filed August 21, 2023). Both are active on Sunbiz, with a principal address in care of Precedent Hospitality in St. Petersburg (Sunbiz, Venetian I; Sunbiz, Venetian II).
Venetian I holds 56 units in 7 buildings of 8, and Venetian II holds 48 units in 6 buildings of 8: 13 low-rise buildings of eight units each, all 1,520 square feet of county heated area, 2 bedrooms and 2 baths. Florida's structural integrity reserve study rules apply to condominium buildings three stories or higher (Florida DBPR, Condominium FAQs). Ask each association for its adopted budget, its reserve schedule and any inspection reports, and confirm in writing how the building height rules apply.
The Declaration of Covenants, Conditions, Restrictions and Easements for Esplanade Lake Club is the document that controls assessments, leasing, use restrictions and the lake. We could not read the recorded Declaration itself. Here is what that leaves open, and where each answer lives:
None of these are estimated on this page. The association documents we did read, the community standards, the dock standards and the new-owner packet, are cited where they appear.

The association's new-owner packet quotes the Declaration: only an entire home may be leased. The packet also reproduces the Declaration's leasing section: a lease runs at least one month, and an owner may lease no more than four times in any 12 months. The same packet says domestic pets are permitted in accordance with the governing documents; number, size and breed limits, if any, are in the Declaration, so request those too (Esplanade Lake Club HOA, New Owner Registration Packet). After closing, the deed and closing statement go to the management company for account transfer and gate registration.
The community standards require architectural review approval for exterior paint, screen cages, pools, generators, solar and shutters; ban above-ground fences while allowing invisible pet fences in rear yards; bar twin villa owners from extending driveways; and require downspouts to discharge underground (Esplanade Lake Club HOA, Community Standards). Esplanade Lake Club is not marketed as age-restricted: Taylor Morrison described it as an all-ages community, and the 2018 association articles contain no age restriction (Taylor Morrison blog, 2019).
Owning in Esplanade Lake Club means Lee County property tax at a final 2026 12.8482 mills, a district charge on the same tax bill of $2,091.20 to $3,444.02 a year in FY2027 by home type, and master association dues that no dated first-party document publishes. Venetian owners add a condominium assessment, also unpublished.
Data updated: October 2026 (Esplanade Lake Club CDD adopted budget FY2027, June 11, 2026; LEEPA 2026 Taxing District Millage Book, final, printed October 9, 2026; association ARC and dock standards package, December 2022; read October 11, 2026).
Every billed layer we could identify is here. Where a layer is unpublished, the table says so and names the document that holds the figure.

The district lines are the only recurring costs here that are published to the cent. Everything the associations bill must come from the associations.
Every home pays the same $1,365.05 operations and maintenance charge. The debt line depends on the class, and the two add to the total on the tax bill (CDD adopted budget FY2027).
Product | Units in class | O and M | Debt | Total |
|---|---|---|---|---|
Venetian condominium | 104 | $1,365.05 | $434.90 + $291.25 | $2,091.20 |
Twin villa | 186 | $1,365.05 | $1,031.41 | $2,396.46 |
Single-family, 50 to 59 ft | 182 | $1,365.05 | $1,411.80 | $2,776.85 |
Single-family, 60 to 69 ft | 149 | $1,365.05 | $1,633.75 | $2,998.80 |
Single-family, 70 to 79 ft | 83 | $1,365.05 | $1,870.97 | $3,236.02 |
Single-family, 80 ft and up | 11 | $1,365.05 | $1,956.01 | $3,321.06 |
Northeast annexation lots | 5 | $1,365.05 | $695.67 | $2,060.72 |
Series 2025 lot, lower class | See note | $1,365.05 | $1,767.13 | $3,132.17 |
Series 2025 lot, higher class | See note | $1,365.05 | $2,078.97 | $3,444.02 |
The arithmetic checks line by line: $1,365.05 + $434.90 + $291.25 = $2,091.20; $1,365.05 + $1,031.41 = $2,396.46; $1,365.05 + $1,411.80 = $2,776.85; $1,365.05 + $1,633.75 = $2,998.80; $1,365.05 + $1,870.97 = $3,236.02; $1,365.05 + $1,956.01 = $3,321.06; $1,365.05 + $695.67 = $2,060.72; $1,365.05 + $2,078.97 = $3,444.02. The lower Series 2025 line sums to $3,132.18 by hand; the budget prints $3,132.17, a one-cent rounding, and we print the figure per the adopted budget.
Note on the Series 2025 rows: the budget counts 30, 64 and 5 units in its Series 2025 classes (30 + 64 + 5 = 99), the five being the northeast annexation lots. The budget's own tables do not agree on which lot width carries the higher figure, so we assign no width to it: the 2024 annexation lots pay $1,767.13 to $2,078.97 a year in debt service. The original-area classes add to 715 units (104 + 186 + 182 + 149 + 83 + 11 = 715).
The operations and maintenance charge was $1,141.78 in FY2025, $1,306.58 in FY2026 and $1,365.05 in FY2027. From FY2025 to FY2027 it rose $223.27 ($1,365.05 minus $1,141.78), or 19.6 percent; from FY2026 to FY2027 it rose $58.47 ($1,365.05 minus $1,306.58), or 4.5 percent (CDD adopted budget FY2027; CDD audited financial statements FY2025 for the FY2025 rate; our arithmetic). The budget also states a cap rate of $1,370.49 for operations and maintenance.
The debt lines follow the bond amortization schedules rather than the operating budget. Lake 5/6 fish stocking alone is budgeted at $40,000 in FY2027, one example of the lake costs the operating line carries.
The district issued Series 2019A-1 bonds of $14,840,000 and Series 2019A-2 bonds of $7,465,000 on December 20, 2019; Series 2019A-1 and 2019A-2 bonds run to 2050. It issued Series 2025 bonds of $2,505,000 on May 29, 2025, maturing May 1, 2055, for the 2024 annexation land. At September 30, 2025, $16,925,000 was outstanding (CDD audited financial statements FY2025; CDD adopted budget FY2027).
District charges appear on the Lee County property tax bill as non-ad valorem authority 381 and earn the statutory early-payment discount, 4 percent in November (Lee County Tax Collector). Paying in November turns the 60 to 69 ft class's $2,998.80 into $2,878.85 ($2,998.80 x 0.96).
The debt line can be prepaid. The district's answer on payoff is simple: request a payoff figure from the district manager with the parcel number (CDD, Frequently Asked Questions; CDD, About the District). We print no payoff amounts, because the figure depends on the parcel's class, its bond series and the date of payment. A prepayment removes the debt line; the operations and maintenance charge stays on the bill every year. A seller who has prepaid should have the district's letter ready, because it changes the buyer's carrying cost.
Every tested point at Esplanade Lake Club sits in Lee tax district 071. The final 2026 millage for district 071 is 12.8482 mills, against 13.2715 mills for 2025. The components include Lee County general revenue at 3.7623 mills, the unincorporated MSTU at 0.8398, school levies of 2.2480 and 3.0230, and San Carlos Park Fire at 1.9859 (LEEPA 2026 Taxing District Millage Book, final). The San Carlos Park Fire levy came in at 1.9859, below its 2.2987 proposed rate, which is most of the difference from the 13.1725 proposed total.
The arithmetic: 12.8482 mills means $12.8482 per $1,000 of taxable value, which is $1,284.82 for every $100,000 of taxable value. That is an illustration, not a bill. Taxable value depends on the assessed value, exemptions and the Save Our Homes cap for the owner, and a buyer's first bill resets to the purchase-year value. For a real estimate on a specific home, use the Lee County Property Appraiser's tax estimator.
The taxable values below are assumptions chosen to show the arithmetic, not estimates of anyone's bill; 12.8482 is the final 2026 district 071 millage. Ad valorem = taxable value x 12.8482 / 1,000; per month = known subtotal / 12.
Example home | CDD FY2027 | Ad valorem if taxable value is | Ad valorem | Known subtotal a year | Per month | Layers still unknown |
|---|---|---|---|---|---|---|
Venetian condominium | $2,091.20 | $350,000 | $4,496.87 | $6,588.07 | $549.01 | Master and condominium assessments; insurance |
Twin villa | $2,396.46 | $450,000 | $5,781.69 | $8,178.15 | $681.51 | Master assessment; insurance |
60 to 69 ft lot home | $2,998.80 | $850,000 | $10,920.97 | $13,919.77 | $1,159.98 | Master assessment; insurance |
2024-annexation lot, higher class (Plat Six) | $3,444.02 | $900,000 | $11,563.38 | $15,007.40 | $1,250.62 | Master assessment; insurance |
80 ft and up lakefront estate | $3,321.06 | $2,000,000 | $25,696.40 | $29,017.46 | $2,418.12 | Master assessment; insurance |
Plus, on every row: the master association assessment (not published), the condominium assessment on the condominium row (not published), homeowners and wind coverage (no quotes), and a flood policy if one is chosen or required. One row checked in full: $350,000 x 12.8482 / 1,000 = $4,496.87; $4,496.87 + $2,091.20 = $6,588.07; $6,588.07 / 12 = $549.01. Paying in November earns the 4 percent discount, so the 60 to 69 ft CDD line becomes $2,878.85.
The master association assessment is not published in any dated first-party document we could find, and neither are the Venetian condominium assessments or reserves. Figures for both circulate on third-party sites; we do not repeat them, because a dues number without a dated association document behind it cannot be checked.
The fix is a document, not an estimate. Florida law gives every owner the right to an estoppel certificate stating what is owed (section 720.30851 for the master association; section 718.116 for a condominium), and a condominium association must adopt an annual budget under section 718.112. A Venetian buyer needs two: one from the master and one from the condominium. Ask for the current adopted budget from each association alongside the estoppel, so you see the trend and not just one quarter.
Three one-time costs come up most often. On a Designated Private Boat Dock Lot, a dock application carries a $5,000 non-refundable fee, a $2,000 refundable deposit held until re-survey and a $35 ARC fee, so $7,035 is due with the application and $5,035 of it is non-refundable ($5,000 + $35) (ARC and dock standards). The lake section covers which lots qualify.
Estoppel certificates are capped by statute at $299 per association, plus $119 if expedited and $179 if the account is delinquent. At closing in Lee County the seller customarily pays the deed documentary stamp tax at $0.70 per $100 and the owner's title policy, on the promulgated schedule; the contract controls. The seller section works those costs at this community's actual medians. A capital contribution or transfer fee, if the Declaration sets one, is not published.

Esplanade Lake Club is one gated community recorded in seven single-family plats and two condominiums: Phase 1, Phase 2, Phase Three, Plat Four A, Plat Five A, Plat Five B, Plat Six, Venetian I and Venetian II. Only the Venetian condominiums have their own associations; the plats share one master association, one district and one amenity campus.

Sources: Lee County Property Appraiser roll, October 4, 2026, our analysis; LEEPA Land Type layer. Built single-family homes add to 655 (181 + 87 + 1 + 210 + 27 + 95 + 54); vacant lots to 55 (3 + 52); condominium units to 104 (56 + 48).
Phase 1, recorded in 2019, is the largest section by value and holds 181 homes and 3 vacant lots. Its streets are Venetian Lagoon Dr with 47 homes, Canal Grande Dr with 100, Caleri Ct with 18 and Roseto Ct with 16. The Venetian Lagoon Dr homes are the estate row: a median 4,525 square feet of county heated area, with 32 lots on the lake and 15 on canals. Four of the 186 twin villas also sit in Phase 1.
In the 12 months to September 25, 2026, Phase 1 recorded 10 resales at a $2,107,500 median, from $1,595,000 to $2,775,000, at $563.37 per square foot of county heated area. The ten sales by street: Caleri Ct at $1,900,000 and $2,220,000; Venetian Lagoon Dr at $2,700,000, $2,775,000 and $2,525,000; Canal Grande Dr at $1,675,000, $1,995,000, $1,850,000 and $1,595,000; and Roseto Ct at $2,550,000. The highest sale in the community in that window, $2,775,000 on January 23, 2026, was a 2023 Venetian Lagoon Dr home of 4,892 square feet heated with 4 bedrooms. From the Phase 1 estate row it is about 0.31 mile to the main entrance.
Phase 2, recorded in 2020, holds 87 homes on Canal Grande Dr and Terracina Dr, and 59 of them are twin villas. Over the 36 months to September 25, 2026 the county recorded 13 Phase 2 sales at a $620,000 median, from $479,000 to $1,450,000; the longer window is used because the 12-month count is small.
Phase Three, recorded in 2021, is a plat of tracts with a single home: one twin villa on Canal Grande Dr. It recorded no sales in the 12-month window. We describe it so a buyer who sees "Phase Three" on a legal description knows it is part of the same community, not a separate neighborhood.
Plat Four A, recorded in 2021 as a replat, is the most populous section with 210 homes. Corsini Dr holds 78 homes and Sacra Pl 18, every one 1,581 square feet: these are twin villa streets. Caravita Ln holds 57 homes, Noveli Ct 24, Aquila Ct 19, Terracina Dr 12 and Canal Grande Dr 2. In all, 122 of the 186 twin villas are here. The detached homes on Noveli Ct and among the villas on Caravita Ln sit mostly in the smallest single-family class, the 52-foot lots of the 2019 plan, by the district's lot-by-lot roll (CDD agenda package, July 13, 2023), which we read in part.
In the 12 months to September 25, 2026, Plat Four A recorded 21 resales at a $587,000 median, from $475,000 to $970,000, at $346.17 per square foot of county heated area. By street, Corsini Dr recorded 9 sales at a $525,000 median, Caravita Ln 6 at $930,000 and Noveli Ct 3 at $770,000. Corsini Dr is 1.02 miles inside the gates from the main entrance. Five lots in the northeast annexation, including lots on Caravita Ln, carry the Series 2025 debt line of $695.67.
Plat Five A, recorded in 2023, holds 27 homes on Collegio Dr (21) and Terracina Dr (6), all built in 2023. Over the 36 months to September 25, 2026 it recorded 28 sales at a $1,016,284 median: 27 were builder-direct closings from October to December 2023, and one was a resale at $1,350,000.
Plat Five B, also recorded in 2023, holds 95 homes on Terracina Dr (52), Raggio Dr (24) and Molto Dr (19), built in 2024 and 2025. Over the 24 months to September 25, 2026 it recorded 59 sales at an $813,375 median; builder-direct closings (an estimate) were 55 at $800,000 and resales were 4 at $1,160,000. In the 12-month window Raggio Dr recorded two sales, at $835,000 and $845,000.
Plat Six, recorded in 2023, is the only section still building. Its development order covers 106 single-family lots; on the October 4, 2026 roll, Terracina Dr carried 51 built homes and 46 vacant lots, and Bellissimo Ct 3 built homes and 6 vacant lots. In the 12 months to September 25, 2026 the county recorded 61 Plat Six sales at a $969,462 median, from $674,623 to $1,501,521, and 60 of them were builder-direct (an estimate). The newest builder-direct sale was recorded September 10, 2026.
By street in that window, Terracina Dr recorded 60 sales at a $1,013,020 median (a street that runs through several plats) and Bellissimo Ct 8 at $795,972. Plat Six Terracina Dr is about 1.36 miles from the main entrance. Most Plat Six lots are on the 2024 annexation land and carry the Series 2025 debt line, $3,132.17 or $3,444.02 in total FY2027 district charges, so check the class on any Plat Six home.
The two Venetian condominiums on Venetian Lagoon Dr, Venetian I at Esplanade Lake Club and Venetian II at Esplanade Lake Club, together hold 104 units in 13 low-rise buildings of eight units each, all 1,520 square feet of county heated area with 2 bedrooms and 2 baths. All 104 units are on the lake by the county's land type. Venetian I was built 2023 to 2025 and Venetian II 2023 to 2024.
Over the 24 months to September 25, 2026, Venetian I recorded 33 sales at a $420,000 median ($350,000 to $490,000; builder-direct, an estimate, 24 at $420,000; resale 9 at $415,000) at $276.32 per square foot of county heated area, and Venetian II recorded 24 sales at a $400,750 median ($365,000 to $475,000; builder-direct, an estimate, 19 at $401,500; resale 5 at $390,000) at $263.65. In the 12-month window the condominiums together recorded 7 sales at a $405,000 median, from $365,000 to $420,000. Their district class pays $2,091.20 in FY2027, and each building group has its own condominium association on top of the master.
A dedicated Venetian at Esplanade Lake Club sub-page is coming with its association details, recent sale comps, and street-by-street analysis. We'll link it here when it goes live.
The county roll shows 186 homes at exactly 1,581 square feet of heated area, the same count as the Pulte twin villas and the district's twin-villa class. They are spread across four plats: 4 in Phase 1, 59 in Phase 2, 1 in Phase Three and 122 in Plat Four A. They have no association of their own; villa owners vote as Class B in the master association.
In the 12 months to September 25, 2026 the county recorded 19 twin villa resales at a $525,000 median, from $475,000 to $950,000, at $332.07 per square foot of county heated area. Over 24 months there were 28 at $535,000, and in calendar 2023, 85 sales at $541,680. By street in the 12-month window: Corsini Dr 9 at a $525,000 median, Canal Grande Dr 6 at $570,000, Sacra Pl two at $499,000 and $635,000, Caravita Ln one at $525,000 and Terracina Dr one at $510,000. The villa class pays $2,396.46 in FY2027 district charges, and twin villa owners may not extend their driveways under the community standards. On the dock exhibit, villa dock lots are marked "limited use (boats on outer sides only)".
The Lee County Property Appraiser assigns each lot a land type. Across the built single-family homes at Esplanade Lake Club, 294 are Lake, 205 are Canal and 156 are Dry (294 + 205 + 156 = 655), and all 104 condominium units are Lake (LEEPA Land Type layer). On the Venetian Lagoon Dr estate row, 32 lots are Lake and 15 are Canal.
Land type is the appraiser's label, not a dock right. A Lake or Canal lot can have a private dock only if the Declaration designates it a Private Boat Dock Lot, and the dock rules in the lake section apply. Ask for the designation on the specific lot before you price water frontage into an offer.
Several names attach to Esplanade Lake Club in searches and listings without being neighborhoods of it. Each was tested against the plats, the Sunbiz record and the county roll:
Yes, owners can boat at Esplanade Lake Club. The lake Taylor Morrison markets as Lake Como, about 352 acres by its count, is a former mine lake joined at two points to the Miromar Lakes water under a recorded lake use agreement. No record shows a boat route to the Gulf, and private docks are limited to designated lots.
Data updated: October 2026 (Esplanade Lake Club Homeowners Association ARC package with the Private Boat Dock Standards, uploaded December 2022; Esplanade Lake Club CDD Adopted Budget FY2027, June 11, 2026; Miromar Lakes CDD website and Taylor Morrison community pages, read October 11, 2026).
Esplanade Lake Club shares its water with Miromar Lakes, the beach-and-golf community to the south and west. That shared water is the single biggest thing that separates this community from the other gated neighborhoods along Alico Road, and it is also where most of the buyer questions we hear begin: how big the lake is, who owns it, whether a boat can leave it, and which lots can carry a dock. The answers below come from the district's engineer's reports, the association's dock standards, the county zoning and the Miromar Lakes district's own description of the system. Where a rule sits in a document that is not public, we say so rather than guess.
The same body of water goes by four names depending on who wrote the document. Marketed as Lake Como, the water is CenterLake in the county zoning, Lake 5/6 in the district's records and the North and South Lakes in the association's governing documents (Taylor Morrison, Esplanade Lake Club community page, builder marketing; Lee County Resolution Z-17-014; Esplanade Lake Club CDD, June 19, 2019 agenda package with the Master Engineer's Report; Esplanade Lake Club HOA, ARC Application Package and Private Boat Dock Standards).
The names matter when you read a contract or a disclosure. A dock exhibit will say Lake 5/6, a listing will say Lake Como, and the association's recreational management plan will say North Lake and South Lake. Miromar Lakes also calls its side of the system Lake Como (Miromar Lakes Beach and Golf Club, Lake Como page), so a Lake Como fact is an Esplanade Lake Club fact only where a document ties the two together. The documents that do are the Miromar Lakes district's description of the connection, the Esplanade Lake Club district's audit and the association's dock standards, all cited below.
Three published figures describe the lake, and each measures something different. Taylor Morrison markets about 352 acres of Lake Como at Esplanade Lake Club; the district's 2024 engineer's report counts 364.4 acres of recreational lakes inside its boundary, and its 2019 report describes a 402-acre mine lake within the project limits (Taylor Morrison, Esplanade Lake Club Condos page, builder marketing; Esplanade Lake Club CDD, July 11, 2024 agenda package with the Second Supplemental Engineer's Report; June 19, 2019 agenda package). The 364.4 acres sit inside a district that has covered 843.374 acres since the 2024 expansion.
Joined to the Miromar side, the system is about 700 acres of connected lake, as Miromar Lakes and the builders describe it (Miromar Lakes Beach and Golf Club, Beach Clubhouse page; Miromar Lakes, Lake Como page; Pulte Homes lakefront release, News-Press reprint, 2020, builder marketing). No single survey measures the whole system, so we print that figure as the parties' own description. Lake depth is not in any record we read: the water management permit plan set or a bathymetric survey would hold it.
The lake is what a limerock mine left behind. The district's engineer describes a commercial limerock mining operation that ended about 2008, and the county's mines layer records a completed Rinker Mining Operation approved under ZAB-86-062 in 1986 (Esplanade Lake Club CDD, Master Engineer's Report in the June 19, 2019 agenda package; Lee County GIS, DCD_MtoZ MapServer, Mines layer). The same 2019 report names the 402-acre mine lake "lake 5" and notes that parts of the shoreline were reshaped to give more lots water frontage, as a private, developer-funded improvement.
Two practical points follow from that history. The shoreline you see today was engineered, so bank treatment at dock lots (rip-rap or reinforcement mat on the dock exhibits) is part of the dock approval. And the Miromar Lakes district describes both recreational lakes as having been "created when the property was a mine" (Miromar Lakes Community Development District), which is why the two communities ended up sharing one water system.
The two former mine lakes connect at two points, and boats can pass between them under a recorded lake use agreement among Florida Gulf Coast University, Miromar Lakes and Esplanade (Lee County Instrument 2016000107400). The Miromar Lakes district states the connections were "required by a recorded lake use agreement" and that they "allow for boats to travel back and forth between the two lake[s]" (Miromar Lakes Community Development District, Water Management System Update).
The instrument number comes from the association's own dock standards, which say construction of docks and slips is subject to the Lake Use Agreement and Declaration of Restrictive Covenants recorded at that instrument (Esplanade Lake Club HOA, ARC Application Package; Community Standards and Private Boat Dock Standards). We did not open the recorded document itself, because the Lee Clerk's official records search is interactive. Ask for it at contract: it is the document that sets what boats may do on the shared water.
A connection for boats is not a right to use the other community's amenities. We found no record giving Esplanade Lake Club owners any right to Miromar Lakes' beach, club or golf course.
The Esplanade Lake Club Community Development District owns and maintains Lake 5/6, which is most of the northern recreational lake (CDD, June 19, 2019 agenda package; July 11, 2024 agenda package; Miromar Lakes CDD). The amenity campus is a different story: it is owned and maintained by the homeowners association, not the district (see the amenities section below).
An interlocal agreement splits shared-lake costs; its fisheries plan ran 31 percent Esplanade Lake Club CDD and 69 percent Miromar Lakes CDD for fiscal years 2023 to 2025 (Esplanade Lake Club CDD, Audited Financial Statements FY2025; Florida Auditor General filing).
On the Esplanade side, the district's FY2027 budget pays for lake system maintenance, water-quality reporting, interconnect pipe cleaning, cane toad removal, fish stocking and preserves, and it carries a district asset restoration reserve of $100,000 (Esplanade Lake Club CDD, Adopted Budget FY2027). Those costs reach owners through the district's operations and maintenance line on the tax bill, set out in the fee stack section of this page.
No record shows a boat route from the lake to the Estero River or the Gulf: the system discharges over a concrete weir and through wetlands. The Miromar Lakes district describes the outflow as a weir in the southeast corner of the southern lake, after which water sheet flows through wetlands toward the Estero River (Miromar Lakes Community Development District). A weir and a wetland are not a navigable passage.
For a buyer that settles the boat question. The lake suits boats that launch and stay on fresh water: ski boats, small fishing boats, kayaks and paddleboards. An owner who also runs a saltwater boat will keep it somewhere else and use a public ramp or a marina on tidal water (see the last part of this section).
The county zoning sets an outer limit on docks and rentals. The zoning allows one dock, with up to two slips, per single-family lot on a lake or canal, and boat rentals at the beach club tract exclude jet skis and similar personal watercraft (Lee County Resolution Z-17-014; Lee County Hearing Examiner recommendation, DCI2021-00042).
The zoning is a ceiling, not a permission. Whether a given lot may carry a dock is decided by the association's governing documents, which are stricter, and the rest of this section follows them.
Private docks are allowed only on Designated Private Boat Dock Lots, which the Declaration lists in its Exhibit G, and only in the dock styles shown in Exhibit H: an I-type floating dock or a U-type floating dock (Esplanade Lake Club HOA, ARC Application Package and Private Boat Dock Standards, December 2022; Community Standards and Private Boat Dock Standards). The standards set three physical limits:
The Phase 1 dock exhibit marks the twin villa dock lots "limited use (boats on outer sides only)", so a villa with a dock lot does not have the same freedom as a detached lakefront home. The total number of designated dock lots is not stated in any record we read; Exhibit G of the Declaration would give it. A home on the water is not automatically a dock lot, which is why the designation is the first document we pull when a client looks at a lakefront home here.
The association charges three amounts when an owner applies for a private dock on a lot with a completed home, per the ARC package uploaded in December 2022 (Esplanade Lake Club HOA, ARC Application Package).
Item | Amount | Refundable? |
|---|---|---|
Dock application fee to the association | $5,000 | No |
Deposit, held until the lot is re-surveyed | $2,000 | Yes |
ARC application fee | $35 | No |
Total due with the application | $7,035 | $5,035 is non-refundable |
Our arithmetic: $5,000 + $2,000 + $35 = $7,035, of which $5,000 + $35 = $5,035 does not come back. These fees apply only on Designated Private Boat Dock Lots. They are association charges, not the cost of the dock itself; a marine contractor's price for the dock and lift comes on top, and we print no estimate for it.
The review runs through the association's Architectural Review Committee, which applies the dock standards and the recreational management plan to each application. Lot-by-lot dock lengths and navigable widths are tabulated on the dock exhibits, so a buyer can see before contract what a specific lot allows.
Taylor Morrison's 2019 materials said boats up to 23 feet; the binding rules sit in the Declaration's Exhibit E and the recorded lake use agreement (Taylor Morrison blog, Esplanade Lake Club Amenity Spotlight, 2019, builder marketing). The same 2019 materials mention kayaks and stand-up paddleboards, and they listed dry storage; we found no current record of dry storage, its capacity or its fees.
Horsepower, speed, wake and hours rules are not in any public record we read, and neither are guest-boat rules. Exhibit E, the Recreational Management Plan for North Lake and South Lake, and the recorded lake use agreement are the documents that hold them. Request both before you buy a boat for this lake, not after.
Taylor Morrison lists a boat ramp and kayak launch, a floating pier, a community dock and a beach area among the community's amenities (Taylor Morrison, Esplanade Lake Club community page; Esplanade Lake Club Condos page, builder marketing). The community calendar places the Boat Launch on the amenity campus at Canal Grande Drive (lifestyle site, venues feed).
For owners without a dock lot, the community ramp and launch are the route onto the water. Who may use the ramp, and the registration, decal and launch rules that go with it, are set by association rules that are not in a public document we read. Ask for them with the Declaration.
The district manages the lake as a working recreational lake. Its August 2026 aquatic report describes treatment to keep navigable areas open for "boating, skiing, and other recreational activities" and work to widen the water-ski course in the lake (Esplanade Lake Club CDD, September 10, 2026 agenda package). The same report notes grass carp in the system for vegetation control.
The FY2027 budget sets Lake 5/6 fish stocking at $40,000 (CDD Adopted Budget FY2027, June 11, 2026), alongside water-quality reporting and cane toad removal. Fishing is a regular use of the lake, and the fisheries work is the part shared with Miromar Lakes under the interlocal agreement described above.
The nearest Lee County public ramps on Gulf-connected water are Mullock Creek in Fort Myers, closed for renovations when we checked on October 11, 2026 with parking normally $10 a day, and the Imperial River ramp in Bonita Springs at $5 a day (Lee County Parks, Mullock Creek Boat Ramp; Lee County Parks, Imperial River Boat Ramp). Check the county page before you tow, because ramp status changes with repairs.

Esplanade Lake Club's amenities center on The Venue clubhouse, a heated resort-style pool and spa, the Bahama Bar, Toasted Café, tennis, pickleball and bocce courts, trails and the lakefront launch. There is no golf course on site. The homeowners association owns the amenities, and no separate club membership appears in the records we read.
The Venue is the center of the campus. Taylor Morrison describes it as a clubhouse with a fitness and aerobics center, a catering kitchen, a billiard room and a multipurpose room, plus meeting and gathering spaces (Taylor Morrison, Esplanade Lake Club Condos page, builder marketing). The amenity building on Tract A1, on Canal Grande Drive, is 19,000 square feet of county heated area with a roll year of 2023 (Lee County Property Appraiser roll, October 4, 2026). The clubhouse address used for district meetings is 11501 Canal Grande Drive (Esplanade Lake Club CDD, Board Meeting Information).
The community's public calendar names rooms inside The Venue for parties, classes and private events (Esplanade Lake Club lifestyle site, events feed). An exact opening date for the building is not in any record we read.
The campus has a heated resort-style pool and spa with an outdoor grill and dining space next to The Venue (Taylor Morrison, Esplanade Lake Club Condos page, builder marketing). Spa services are delivered in a massage treatment room for spa services, which is how the builder describes what was built, and we describe only what the current pages list.
The community calendar also names a Venetian Pool as a separate venue (Esplanade Lake Club lifestyle site, venues feed). Whether it serves only the Venetian condominium buildings is not stated in a public record we read.
The Bahama Bar is a full-service bar and restaurant steps from the pool, with a fire pit, and Toasted Café serves breakfast, lunch and all-day snacks (Taylor Morrison, Esplanade Lake Club Condos page, builder marketing). The county record carries two alcohol approvals for the campus: ADD2023-00042, a 4COP approval with a restaurant, and ADD2023-00090, a 2COP approval for Toasted Cafe (Lee County GIS, Zoning Cases layer).
This is the Bahama Bar on the Esplanade Lake Club amenity campus off Canal Grande Drive. Other Taylor Morrison Esplanade communities have restaurants with the same name, so a review or menu you find online may belong to a different community. Regular opening hours are not published on a public page we read.
The campus has tennis, pickleball and bocce courts (Taylor Morrison, Esplanade Lake Club Condos page, builder marketing), and all three appear as venues on the community calendar with leagues, socials and clinics (lifestyle site, venues feed). The number of courts of each type is not stated in any primary record we read, so we print none. The amenity site plan would settle it.
The fitness and aerobics center sits inside The Venue, and the community calendar names a Movement Studio for classes such as yoga and balance work (Taylor Morrison, Esplanade Lake Club community page, builder marketing; lifestyle site, venues feed). The calendar also carries a fitness lawn and regular wellness classes. Hours and guest rules sit in the association's member materials, which are not public.
Outside, Taylor Morrison lists a waterfront walking trail, a fenced bark park, an adventure playground, a gazebo, a fire pit, an events lawn and a fitness lawn, a kayak and paddleboard launch, a beach area and a floating pier (Esplanade Lake Club Condos page, builder marketing). The public calendar adds named venues the builder pages do not list: Tranquility Park and Butterfly Garden, the Event Lawn, the Boat Launch and a Secondary Amenity Campus (lifestyle site, venues feed).
Trail length is not stated in any record we read. The location and contents of the Secondary Amenity Campus are behind the association's member login, so we describe it only by name.
The amenities were funded by the developer and are owned and maintained by the homeowners association, not by the district. The district's 2019 engineer's report allocates recreational facilities to the association, and the district's audit describes the amenity center as built and operated by others (CDD, June 19, 2019 agenda package; CDD Audited Financial Statements FY2025).
No separate club membership, initiation fee or food minimum appears in the records we read; the amenities are association property. Confirm in the Declaration. The builder describes an on-site lifestyle manager who runs the calendar (Taylor Morrison, Esplanade Lake Club community page, builder marketing). The cost of the campus reaches owners through the master association assessment, which is not published in any dated first-party document; the fee stack section explains what to request.
Esplanade Lake Club has no golf course; the nearest is the private Arthur Hills course at Miromar Lakes next door. Neither the CenterPlace zoning, the district's land-use tables nor the county roll shows a golf use anywhere in the community, and Taylor Morrison's own copy refers to "nearby golf courses" (Lee County Resolution Z-17-014; CDD, June 19, 2019 agenda package; Taylor Morrison, Esplanade Lake Club community page).
Miromar Lakes Beach and Golf Club is 2.7 route miles from the main entrance (Lee County GIS, golf course locations; our routing). It is a private club, and we found no record that gives Esplanade Lake Club owners a right to play there. The county's golf layer lists other clubs within a short drive, among them Fiddlesticks Country Club, The Club at Grandezza, San Carlos Golf Club, Legends Golf and Country Club and Stoneybrook Golf Club; each sets its own membership and public-play terms, so a golfer should ask each club directly.
Taylor Morrison runs brand-wide programs across its Esplanade communities: Shop Esplanade merchandise, Destinations by Esplanade travel itineraries, Esplanade Concierge services and the Sip Wine Club (Taylor Morrison, Esplanade Lake Club community page, builder marketing). These are programs, not buildings at Esplanade Lake Club.
The builder's pages also reuse photographs and amenity panels from other Esplanade communities, some of which have facilities this one does not. We list only what a record ties to Esplanade Lake Club itself, and we treat the brand panels as marketing.
Day-to-day life at Esplanade Lake Club runs on a busy community calendar inside the gates and the Alico Road corridor outside them. Gulf Coast Town Center is 1.6 route miles from the main entrance, FGCU 3.7, Hertz Arena 5.2 and JetBlue Park 6.4, with parks, preserves and spring training within a short drive.
Our count of the community's public events calendar: 671 entries between October 1, 2025 and September 30, 2026, of which 564 were at The Venue and 38 at the Bahama Bar; another 498 were scheduled from October 11, 2026 forward (Esplanade Lake Club lifestyle site, events feed, our count). A calendar entry is not attendance, and a weekly card game counts each week, so the figure measures how much is scheduled, not how many people take part.
The count is still useful. It shows the clubhouse is the working center of the community: The Venue alone held 564 of the 671 entries, and the full calendar averaged more than one entry a day (our arithmetic on the same count).
The public calendar lists recurring clubs and interest groups, among them card clubs, Mah Jongg, euchre, a book club, a bocce league, trivia, bingo and karaoke, plus a boat club (lifestyle site, events feed). Fitness and wellness classes, cooking and cocktail classes and community meetings fill much of the rest.
Seasonal and signature events on the same feed include La Dolce Vita Nights, the Pickled Pink Pickleball Tournament and Reception, a Holiday Golf Cart Parade, a Holiday Boat Parade, Howl-O-Ween and Trunk or Treat, Friendsgiving and an Easter Eggstravaganza. Lake events have included marine-dealer boat demonstration days and boat safety inspections with the US Coast Guard Auxiliary. Offsite outings run to spring training games, sunset cruises and day trips.
Gulf Coast Town Center is 1.6 route miles from the main entrance, with Costco Wholesale, SuperTarget, Bass Pro Shops, a Regal cinema and a range of restaurants (Gulf Coast Town Center; directory; our routing). That puts a warehouse club and a full grocery 1.6 route miles from the gate.
Farther out, Miromar Outlets is 5.6 route miles, with "over 120" stores per its site (Miromar Outlets), Bell Tower is 10.0 route miles and Coconut Point is 10.1 route miles (Simon, Coconut Point). Naples Fifth Avenue South is 30.6 route miles for a longer evening out. All distances are route miles from the Esplanade Lake Club Blvd entrance at Alico Road; we print no drive minutes, because traffic on this corridor changes with the season.
Florida Gulf Coast University is 3.7 route miles from the main entrance. Founded in 1991, it began classes in 1997 and enrolls nearly 17,000 students on an 800-acre campus (FGCU, About). Its Alico Arena seats 4,633 including 300 standing room and opened in 2002 (FGCU Athletics, Alico Arena), and it hosts basketball, volleyball, concerts and speakers.
Hertz Arena, home of the Florida Everblades of the ECHL, is 5.2 route miles away (Hertz Arena; Florida Everblades). Two spring training parks are close: JetBlue Park, the Boston Red Sox complex that opened on February 25, 2012, is 6.4 route miles (Lee County Parks, JetBlue Park; Boston Red Sox, JetBlue Park), and Hammond Stadium at the Lee Health Sports Complex, home of the Minnesota Twins in spring with a capacity of 8,730, is 8.2 route miles (Minnesota Twins, Lee Health Sports Complex, read October 11, 2026).
Three Oaks Park, 43.8 acres with tennis, pickleball and playing fields, is 3.7 route miles from the main entrance (Lee County Parks, Three Oaks Park). Estero Park is 7.8 route miles and Koreshan State Park 8.4; the Koreshan campground has been closed since October 31, 2025 (Florida State Parks, Koreshan State Park, read October 11, 2026).
Six Mile Cypress Slough Preserve, with a 1.2-mile accessible boardwalk, is 8.7 route miles (Lee County Parks, Six Mile Cypress Slough Preserve), and Lakes Park is 11.1 route miles (Lee County Parks, Lakes Park). Estero Bay Preserve State Park covers 11,381 acres of estuary shoreline (Florida State Parks, Estero Bay Preserve State Park). For paddlers who want tidal water, the Great Calusa Blueway is a 190-mile marked paddling trail through Lee County's coastal waters (Lee County Parks, The Blueway).
The nearest Gulf beaches by route miles from the main entrance are Fort Myers Beach at Times Square, 16.4 miles, and Bonita Beach Park, 19.7 miles; the Sanibel Causeway toll plaza is 17.7 miles (our routing). Several beach parks are partly closed this year, so check the county page before you go.
Bonita Beach Park and Little Hickory Island Park have had their parking and amenities closed since September 8, 2026 for Hurricane Ian repairs, with pedestrian access remaining (Lee County Parks, Bonita Beach Park; Little Hickory Island Park). Lynn Hall Memorial Park on Fort Myers Beach is temporarily closed for improvements (Lee County Parks, Lynn Hall Memorial Park, checked October 11, 2026).
Three farmers markets are within reach. The Coconut Point market runs Thursdays from 9 a.m. to 1 p.m., October to April (Local Roots, Coconut Point Farmers Market); the Lakes Park market runs from October 2026 to May 2027 (Lee County Parks, Lakes Park); and the downtown Fort Myers market runs Saturdays from 9 a.m. to 1 p.m. (City of Fort Myers calendar).
The nearest public library is South County Regional Library in Estero, 6.4 route miles from the main entrance (Lee County Library System, South County Regional Library). For history, the Edison and Ford Winter Estates are 16.5 route miles away in Fort Myers.
Esplanade Lake Club is in Lee County Evacuation Zone D at every point we tested, and Lee County's storm surge layer places the community in its Category 4 band. Its homes date from 2019 to 2026, and the county wind map sets a 160 mph design wind speed. We found no record naming storm damage at the community.
Every tested point returned Lee County Evacuation Zone D on the county's evacuation layer (Lee County EOC, Evacuation Zones layer, queried October 11, 2026). Lee County letters its zones A to E by storm surge vulnerability and orders them in phases, so Zone D is among the later zones a surge forecast would reach.
The county's Zone D sheet describes wind, including tornadoes, and heavy rain as the main hazards for the zone and advises sheltering in place only in a home built to withstand the expected winds with protected windows and doors (Lee County Emergency Management, Evacuation Zone D). The nearest public shelter on the county's layer is Alico Arena at FGCU, a primary shelter with a capacity of 1,220; shelters open by event, so the county's list on the day is the authority (Lee County EOC, Emergency Public Shelters layer).
Lee County's storm surge layer places the community in its Category 4 band: nine of the ten points we tested fall in that band (Lee County EOC, Storm Surge layer, queried October 11, 2026). The layer carries no published description of its model, so we read it only as the county's banding and print no surge heights.
Hurricanes Charley, Wilma and Irma struck before the first homes here were built; the county roll's year built for Esplanade Lake Club runs from 2019 to 2026 (Lee County Property Appraiser roll, October 4, 2026). Ian and Milton came while the community was building out.
For Hurricane Ian (2022), Lee County's evacuation order covered Zones A and B, mobile homes and parts of Zone C (City of Bonita Springs, posting of the Lee County order). For Hurricane Milton (2024), evacuation was mandatory for Zones A and B in Lee County (National Weather Service Tampa Bay, Milton impact narratives). Neither order named Zone D. The National Hurricane Center's Milton report records a peak gust of 56 knots at Southwest Florida International Airport, the nearest airport station (NOAA National Hurricane Center, Milton report); its Ian report covers the county-wide impacts (NOAA National Hurricane Center, Ian report). Past orders are a record, not a forecast of the next storm.
We found no county, National Weather Service or FEMA record that names storm damage at Esplanade Lake Club. That is a statement about what we searched, not a statement about any home. The useful record for a specific house is its own file: permits, roof covering and age, the wind mitigation form and the claim history.
The district's own records add two facts. Its FY2025 audit carries stormwater improvements of $9,507,597 at cost on September 30, 2025, and notes that the district's commercial insurance had "no settled claims during the past three years" (CDD Audited Financial Statements FY2025; Florida Auditor General filing). That describes the district's insurance on its own assets, not homeowners' claims.
Lee County's wind map layer, built to match the Florida Building Code wind figures, returns a design wind speed of 160 mph for Risk Category II buildings and places Esplanade Lake Club inside the wind-borne debris region (Lee County, Design Wind Speed Zones layer, queried October 11, 2026). Homes are Risk Category II buildings.
Inside the debris region, the code framework calls for glazed openings to be impact resistant or protected. The permitted plan set for a specific home is the document that shows how its windows and doors meet that requirement.
Three editions of the Florida Building Code cover the homes here: the 6th Edition (2017) applied through December 30, 2020; the 7th Edition (2020) through December 30, 2023; and the 8th Edition (2023) from December 31, 2023 (Charlotte County Community Development, statewide building code edition dates). The edition that governs a home follows its permit application date, which is in the county permit file rather than on the roll.
Builder statements differ by builder, so we attribute each one. Pulte's Ellenwood page lists a tile roof, steel-reinforced concrete block construction and impact-resistant windows (Pulte Homes, Ellenwood at Esplanade Lake Club, builder marketing). Taylor Morrison's blog cites tile roofs (Taylor Morrison blog, Discover Esplanade, builder marketing). We did not find a Taylor Morrison statement on impact glass, so we make no community-wide claim; the wind mitigation form for the house answers it.
Every point we tested in Esplanade Lake Club, including lake-edge lots, is FEMA Zone X, an area of minimal flood hazard with no base flood elevation, on panels effective August 28, 2008. FEMA's pending Lee County revision, scheduled for March 2, 2027, leaves those panels unchanged. Zone X is a lower-risk zone, not a no-risk zone.
We tested ten points on FEMA's National Flood Hazard Layer: six interior points across the plats and four lake-edge points 23 to 35 meters from water (FEMA NFHL Flood Hazard Zones; FIRM Panels, queried October 11, 2026). Points are listed by street and plat only.
Point | Street and plat | FEMA zone | Base flood elevation | FIRM panel and date | Evacuation zone |

FEMA lists panel 12071C0582F as not printed because it has no special flood hazard areas; the adjoining printed panel 0584F carries the same 2008 date. We found no Letter of Map Revision or Letter of Map Amendment in the area (FEMA NFHL LOMRs; LOMAs). Evacuation zones are from the Lee County layer described in the hurricane section. Every point we tested, including lake-edge lots, is FEMA Zone X (area of minimal flood hazard); the map describes risk, it does not remove it.
The panels that cover Esplanade Lake Club are the countywide panels effective August 28, 2008. Lee County adopted new flood maps for coastal and waterway areas more recently, but these inland panels kept their 2008 date (Lee County GIS, FIRM MapServer).
FEMA's pending Lee County revision, scheduled to take effect March 2, 2027 (preliminary issue December 4, 2025, case 20-04-0036S), leaves these panels unchanged (FEMA Preliminary NFHL; FEMA Pending NFHL, checked October 11, 2026). No preliminary or pending flood zone falls inside the community on either service.
Zone X has no base flood elevation, but Lee County still sets a floor height. The county requires the livable floor in Zone X to be 1 foot above the crown of the road (Lee County DCD, flood permit applicant brochure). For an addition or a rebuild here, that rule, not a flood elevation, sets the minimum floor.
Unincorporated Lee County holds Community Rating System Class 5, a 25 percent discount on full-risk National Flood Insurance Program premiums, including policies outside the special flood hazard area; FEMA's notice of November 21, 2024 kept the rating in place (Lee County, FEMA CRS). Esplanade Lake Club is in unincorporated Lee County, so the county's class applies to an NFIP policy here.
An elevation certificate records a building's lowest floor elevation. We did not find elevation certificates for homes in Esplanade Lake Club in any public record we read. Ask the seller whether one exists, and check the county permit file. A flood insurer may use one to rate a policy, even in Zone X.
Look up the specific address on the FEMA Flood Map Service Center and ask the lender for its flood zone determination for the home. Ask the seller for any elevation certificate and for the flood policy history, if there is one. Get a flood quote even though the home is in Zone X; the insurance section below explains why.
Selling an Esplanade Lake Club home? Buyers will ask about flood maps, so we put the FEMA panel and the zone in your marketing from day one. Get a free home valuation or call Jesse direct at (239) 898-6072.
Insurance in Esplanade Lake Club follows the Southwest Florida pattern: a homeowners or condominium policy for wind and other perils, an optional or lender-required flood policy, and wind mitigation credits that depend on how the home was built. We print no premium figures, because no public record gives one for Esplanade Lake Club.
We do not know what any Esplanade Lake Club home costs to insure, and no public record gives a figure. A premium depends on the home, the carrier, the coverage limits and the deductibles. What the record does show is the setting: Zone X flood mapping, Evacuation Zone D, a 160 mph design wind speed and homes built from 2019 to 2026 under recent code editions.
Citizens Property Insurance, the state-created insurer, had 6,476 personal residential multiperil and 2,092 wind-only policies in force in Lee County on May 31, 2026 (Citizens, Policies in Force; Detail by County report). Those are county counts, not Esplanade Lake Club counts. Citizens eligibility turns on a comparison: a home qualifies when a private offer is more than 20 percent above the Citizens premium (Citizens, eligibility rule; Citizens Clearinghouse). An independent agent can run a specific address.
Florida law requires insurers to offer actuarially reasonable discounts for construction features shown to reduce windstorm loss (Florida Statutes, s. 627.0629). The credit a home earns depends on its roof covering, roof deck attachment, roof-to-wall connection, roof shape, secondary water barrier and opening protection, documented on the state's wind mitigation inspection form.
For a home built here from 2019 to 2026 to a 160 mph design wind speed, the form is the paper that turns construction into a discount. If a seller has a current form, ask for it; if not, a licensed inspector can complete one before closing.
FEMA says flood insurance is not federally required in moderate-to-low-risk zones, which account for over 20 percent of National Flood Insurance Program claims (FEMA, Flood Maps and Zones Explained). A lender may still require a policy, and a buyer may choose one. Here, an NFIP policy also carries the county's Class 5 discount described in the flood section.
Citizens requires flood coverage on its wind-covering residential policies outside the special flood hazard area at Coverage A of $400,000 or more from January 1, 2026, and on all such policies from January 1, 2027; condominium unit-owner policies are exempt (Citizens, Flood insurance requirement).
Two examples show how the rule lands in Zone X (the coverage amounts are assumptions for illustration, not estimates of any home): a Citizens wind-covering policy with Coverage A of $450,000 must carry flood from January 1, 2026, because $450,000 is above the $400,000 threshold; a policy with Coverage A of $300,000 must carry flood from January 1, 2027, when the threshold falls away. A Venetian condominium unit-owner policy is exempt from this Citizens rule.
A Venetian condominium owner insures the unit's interior and personal property on a unit-owner policy, and the condominium association insures the building under its master policy. The split between the two is set by the condominium declaration, so ask the association for its master policy summary and deductible before you choose your own limits.
The Venetian I and Venetian II associations' budgets and reserve schedules are not published in a public record we read. Request them with the master policy, because the building's insurance cost is part of the condominium assessment.
Before you bind coverage or remove an inspection contingency, ask for:
Esplanade Lake Club addresses fall in the School District of Lee County's elementary proximity Zone Q, middle school Zone GG and high school South Zone 2 on the district's SchoolSite Locator for the 2026-2027 enrollment plan. We checked seven addresses across every plat and the Venetian II condominiums, and all seven returned the same three zones.
The School District of Lee County does not assign an Esplanade Lake Club address to one school at each level. It assigns zones, and a zone lists several schools. The district's School Zones page links one address tool, the SchoolSite Locator, and that tool runs on the 2026-2027 dataset. On October 11, 2026 we queried the same location service the locator calls at seven interior addresses: the Phase 1 estate row on Venetian Lagoon Dr, Phase 2 on Canal Grande Dr, the twin villas on Corsini Dr, Plat Five A, Plat Five B and Plat Six on Terracina Dr, and a Venetian II condominium. We do not print house numbers.
Every point returned the same answer: elementary Zone Q, middle school Zone GG, high school South Zone 2 (transportation subzone S-2), and School Board District 2. That means one statement covers the whole community rather than one per plat. Seven agreeing points across every plat group is strong evidence, but it is not a parcel-by-parcel census, so confirm any specific address on the locator before you rely on it. We say an address "falls in Zone Q" rather than naming one school, because the zone, not a building, is what the district attaches to the address.
Inside a zone, parents rank schools on the district's Choice Application in the Focus parent portal. The district's instruction is that a school receiving a preference, such as Sibling or Proximity, should be ranked first. The choice page we read on October 11, 2026 did not publish window dates for the 2027-2028 year or a limit on how many schools may be ranked, so check the current Student Enrollment Plan before the window opens.
High school works differently. Under the district's Transportation Optimization plan for 2026-2027, a student can still choose any high school for its programs, but the plan limits which schools receive district transportation from each subzone. Esplanade Lake Club sits in subzone S-2. Two other district rules are worth knowing: elementary schools offer before- and after-school care at a uniform districtwide cost, and buses will not create stops at after-care facilities (School Zones page). The district is redrawing middle school zones AA and CC; Esplanade Lake Club is in Zone GG, so that redraw does not touch it on today's record.
Zone Q lists five elementary schools. Grades are the Florida Department of Education's 2026 school grades (FLDOE School Grades 2026, released September 8, 2026). Route miles run from the main entrance at Esplanade Lake Club Blvd and Alico Road on the OSRM public router over OpenStreetMap, measured October 11, 2026.
Level | School | FLDOE 2026 | Route miles | District transportation |
|---|---|---|---|---|
Elementary, Zone Q | San Carlos Park Elementary | A | 3.2 | Bus eligibility is set per student; ask the district |
Elementary, Zone Q | Three Oaks Elementary | A | 5.0 | Bus eligibility is set per student; ask the district |
Elementary, Zone Q | Pinewoods Elementary | A | 7.1 | Bus eligibility is set per student; ask the district |
Elementary, Zone Q | Spring Creek Elementary | B | 12.5 | Bus eligibility is set per student; ask the district |
Elementary, Zone Q | Bonita Springs Elementary | C | 15.9 | Bus eligibility is set per student; ask the district |
Sources: SchoolSite Locator, 2026-2027 plan, queried October 11, 2026; FLDOE School Grades 2026; OSRM route miles, our analysis.
San Carlos Park Elementary is the closest at 3.2 route miles, and three of the five Zone Q schools earned an A in 2026. The locator's own zone note spells one school "Pinewood"; the district school directory and FLDOE both write Pinewoods Elementary School, and that is the name we use. Bus stop eligibility for any Esplanade Lake Club address needs a student record, so we could not test it.
Zone GG lists two middle schools: Three Oaks Middle, graded A in 2026 and 3.6 route miles from the main entrance, and Bonita Springs Middle Center for the Arts, graded B and 16.9 route miles away (FLDOE School Grades 2026).
Level | School | FLDOE 2026 | Route miles | District transportation |
|---|---|---|---|---|
Middle, Zone GG | Three Oaks Middle | A | 3.6 | Bus eligibility is set per student; ask the district |
Middle, Zone GG | Bonita Springs Middle Center for the Arts | B | 16.9 | Bus eligibility is set per student; ask the district |
Three Oaks Middle sits close to Three Oaks Elementary, so a Zone Q and Zone GG ranking that leads with the Three Oaks schools keeps both inside about 5 route miles of the gate on our measurements (3.6 and 5.0). Bonita Springs Middle Center for the Arts is the farther of the two, so its place in a ranking is a choice to make deliberately.
South Zone 2 is where the district record needs care. The locator's note for South Zone 2 lists six high schools, including Dunbar High School. The district's 2026-2027 transportation table lists five schools that serve subzone S-2 with district transportation, and Dunbar is not one of them. We list the five transported schools, and Dunbar as a choice school without district transportation (Transportation Optimization; SchoolSite Locator).
Level | School | FLDOE 2026 | Route miles | District transportation |
|---|---|---|---|---|
High, South Zone 2 | Estero High | B | 7.5 | Yes, S-2 plan |
High, South Zone 2 | South Fort Myers High | C | 8.2 | Yes, S-2 plan |
High, South Zone 2 | Bonita Springs High | B | 11.1 | Yes, S-2 plan |
High, South Zone 2 | Cypress Lake High | A | 11.2 | Yes, S-2 plan |
High, South Zone 2 | Fort Myers High | A | 16.3 | Yes, S-2 plan |
High, South Zone 2 (choice) | Dunbar High | C | Not measured | No district transportation from S-2 |

Two notes on the grades. Lee County held a district grade of B in 2026, 2025 and 2024, earning 63 percent of points in 2026 (FLDOE District Grades 2026; district 2026 grades report). And FLDOE has raised the 2026-27 high school A threshold to 70 percent (Grading Scale Changes Overview), so next year's high school grades will not compare one to one with the 2026 letters above.
Several private and charter schools sit within a reasonable drive of Esplanade Lake Club, each confirmed on its own site or the state file. Canterbury School, which serves Pre-K3 through grade 12 and has served Fort Myers since 1964, is 11.0 route miles away (Canterbury School). Bishop Verot Catholic High School is 12.8 route miles (Bishop Verot).
Two charter schools carry an A in 2026: Gateway Charter School, 6.7 route miles, and Florida SouthWestern Collegiate High School on the FSW campus off College Parkway, 11.0 route miles (FLDOE School Grades 2026). Lee Virtual School is a district option listed in the district school directory. We did not find a current county roster of private schools with addresses, so a school not named here may still operate nearby; the FLDOE Private School Directory is the place to search.
Florida Gulf Coast University is 3.7 route miles from the Esplanade Lake Club main entrance. FGCU was founded in 1991, began classes in 1997, enrolls nearly 17,000 students and sits on an 800-acre campus (FGCU, About). Its Alico Arena seats 4,633 including 300 standing room and opened in 2002 (FGCU Athletics, Alico Arena).
The university is tied into the community's own record in two places. The recorded lake use agreement that lets boats pass between the Esplanade and Miromar Lakes water is among FGCU, Miromar Lakes and Esplanade (Miromar Lakes CDD). And about 40 acres of land formerly donated to FGCU were added to the CenterPlace zoning in 2022 by Resolution Z-22-020 (Hearing Examiner recommendation, DCI2021-00042). The county's shelter layer lists Alico Arena as a primary public shelter with a capacity of 1,220; open shelters are announced storm by storm (Lee County shelter layer).
Esplanade Lake Club is 8.2 route miles from Lee Health Gulf Coast Medical Center, a Level II Trauma Center with 699 licensed beds and 70 emergency department beds. Two 24-hour emergency rooms in Estero and Bonita Springs sit 10.7 route miles away, and a Lee Convenient Care urgent care on Metro Parkway is 9.0 miles.
Every distance below runs from the main entrance at Esplanade Lake Club Blvd and Alico Road, measured on the OSRM public router over OpenStreetMap on October 11, 2026. We publish route miles only: the router's travel times assume free-flowing traffic and ignore signals and season, so they are not a fair promise of minutes.
Facility | Type | Route miles |
|---|---|---|
Lee Health Gulf Coast Medical Center | Hospital, Level II Trauma Center, 24/7 emergency care | 8.2 |
Lee Convenient Care, Metro Pkwy | Urgent care | 9.0 |
Lee Convenient Care, Bonita Health Center (Estero) | Urgent care with imaging | 10.4 |
Lee Health Coconut Point (Estero) | 24/7 emergency medicine, outpatient | 10.7 |
NCH Bonita Springs freestanding emergency department | Freestanding emergency room | 10.7 |
HealthPark Medical Center and Golisano Children's Hospital | Hospitals, 24/7 emergency room | 11.3 |
Lee Memorial Hospital | Hospital | 15.8 |
Sources: Gulf Coast Medical Center; Lee Health Coconut Point; Bonita Health Center; Lee Health urgent care list; HealthPark Medical Center; Lee Memorial Hospital; NCH Bonita Springs; all read October 11, 2026. OSRM route miles, our analysis.
Gulf Coast Medical Center on Doctors Way is the nearest full hospital to Esplanade Lake Club. Lee Health's own page describes it as a Level II Trauma Center and an accredited comprehensive stroke center, with 699 licensed beds and 70 emergency department beds (Lee Health, Gulf Coast Medical Center, read October 11, 2026). The route from the main entrance runs 8.2 miles.
Lee Health's page adds a superlative about the trauma center that another Lee Health page contradicts, so we print the designation and leave the superlative out. For a cardiac or stroke emergency, call 911 and let the paramedics choose the destination; the community is in the San Carlos Park Fire District on the county's taxing authority layer (Lee County taxing authorities). We did not find the station that serves the community or its distance in the records we read.
Two emergency departments to the south sit at the same 10.7 route miles. Lee Health Coconut Point in Estero offers 24/7 emergency medicine with imaging, outpatient surgery, rehabilitation and lab services, and its page points minor cases to Lee Convenient Care rather than offering urgent care on site (Lee Health Coconut Point). The NCH Bonita Springs freestanding emergency department on US 41 is listed on NCH's own location site (NCH).
For a child, HealthPark Medical Center and Golisano Children's Hospital share a campus 11.3 route miles away, and Lee Health lists Golisano as an emergency location for children (Lee Health locations).
The two nearest urgent care centers are both Lee Convenient Care locations. Metro Pkwy is 9.0 route miles from the main entrance, and the Bonita Health Center in Estero, which pairs urgent care with X-ray, MRI, CT, ultrasound and specialty clinics, is 10.4 (Lee Health urgent care list; Bonita Health Center). Hours change; check the location page before you drive.
Lee Health is building a new hospital campus on Challenger Boulevard. Lee Health's locations page says Lee Health Fort Myers is planned as a new campus with an anticipated opening in 2028 (Lee Health locations), and Gulfshore Business reported a 168-bed acute care hospital at groundbreaking (Gulfshore Business). The campus address did not resolve on the Census geocoder, so we have not routed it from Esplanade Lake Club; we will add the distance when it opens.
Every Lee Health page we read on October 11, 2026 carried a notice that Lee Health hospitals and physicians will be out of network with UnitedHealthcare from January 1, 2027, including employer, individual and Medicare Advantage plans (Lee Health, Gulf Coast Medical Center). Notices like this can change after a contract is renewed, so treat it as dated to the day we read it. If your plan is a UnitedHealthcare plan, check the network status with your insurer before you choose a primary hospital, because every Lee Health facility in the table above is affected.
Esplanade Lake Club's main entrance on Alico Road is 4.3 route miles from the Southwest Florida International Airport terminal, 2.5 miles from I-75 Exit 128, 1.6 miles from Gulf Coast Town Center and 15.9 miles from downtown Fort Myers. The beaches run 16.4 to 19.7 route miles, and Naples is 30.6.
All distances are route miles from the main entrance where Esplanade Lake Club Blvd meets Alico Road, the junction read from the Lee County road centerline layer. We measured them on the OSRM public router over OpenStreetMap on October 11, 2026. We print no minutes: the router assumes free-flowing traffic, and Alico Road, I-75 and US 41 do not run free in season.

Source: OSRM route miles on OpenStreetMap data from the main entrance, our analysis, October 11, 2026; origin from the Lee County road centerline layer and exit point from the I-75 exits layer.
The airport is the standout distance. The RSW terminal is 4.3 route miles from the Esplanade Lake Club main entrance, while downtown Fort Myers is 15.9. Our arithmetic: 15.9 / 4.3 = 3.7, so downtown is about 3.7 times farther than the terminal.
Downtown, the Edison and Ford Winter Estates at 16.5 route miles and Lakes Park at 11.1 are the farther northern trips. Bell Tower is 10.0. Closer in, Hertz Arena, home of the Florida Everblades, is 5.2 route miles and JetBlue Park, the Red Sox spring training ballpark, is 6.4 (Hertz Arena; Lee County Parks, JetBlue Park).
Shopping runs south and west of the gate. Gulf Coast Town Center is 1.6 route miles, Miromar Outlets 5.6 and Coconut Point 10.1 (Gulf Coast Town Center; Miromar Outlets; Simon, Coconut Point). Estero's US 41 at Corkscrew Road is 8.1, Estero Park 7.8 and Koreshan State Park 8.4. Naples, measured to Fifth Avenue South, is 30.6 route miles.
The nearest Gulf beaches are a longer drive than the airport. Fort Myers Beach at Times Square is 16.4 route miles, the Sanibel Causeway toll plaza 17.7 and Bonita Beach Park 19.7. Check before you go: Lee County closed parking and amenities at Bonita Beach Park and Little Hickory Island Park from September 8, 2026 for Hurricane Ian repairs, with pedestrian access remaining, and Lynn Hall Memorial Park on Fort Myers Beach is temporarily closed for improvements (Bonita Beach Park; Little Hickory Island Park; Lynn Hall Memorial Park). The lake inside the gates has no boat route to the Gulf, so beach days start in the car.
Esplanade Lake Club is large enough that the drive to the main gate depends on where you live. From the Phase 1 estate row on Venetian Lagoon Dr it is 0.31 mile to the main entrance; from Corsini Dr in the twin villas, 1.02 miles; from Terracina Dr on Plat Six, 1.36 miles (OSRM over the private streets, our analysis). Three roads connect to Alico Road: Esplanade Lake Club Blvd, Venetian Lagoon Dr and Centerplace Blvd, and the interior streets are private on the county road layer. Homes on the Terracina Dr side sit nearer the Centerplace Blvd connection. Whether residents can use the Centerplace Blvd and Venetian Lagoon Dr connections as resident gates is not in any record we read; ask the association.
Esplanade Lake Club sits in a growth corridor: an approved technology and research park across Alico Road, the Alico ITEC industrial park about 0.8 mile northeast, Alico Road widening, I-75 work, more homes at Miromar Lakes and WildBlue, and RSW's terminal expansion. No zoning case inside CenterPlace was open on October 4, 2026.
Data updated: October 2026 (Lee County development order and zoning case layers and the DCI cases under review report dated October 4, 2026; FDOT traffic counts through 2025; Lee County Port Authority presentation of June 15, 2026; all read October 11, 2026).
Esplanade Lake Club was built under the CenterPlace zoning. It began as a Compact Communities planned development by Resolution Z-14-021 (adopted April 8, 2015), became a Mixed Use Planned Development of about 886 acres by Resolution Z-17-014 (adopted August 16, 2017), and grew by about 40 acres under Resolution Z-22-020 (September 7, 2022) (Resolution Z-17-014; Hearing Examiner recommendation, DCI2021-00042). The 2022 approval caps the planned development at 1,654 dwelling units, 200,000 sq ft of retail, 110,000 of office, 20,000 of research and development, 10,000 of medical office and 250 hotel rooms.
Inside the CenterPlace legal description but outside the gates and outside the district sit Las Palmas apartments (formerly Center Place Apartments), The Villas at Gulf Coast rental homes, and a 7-Eleven and commercial buildings on Cheeca Ct (Lee County development orders). The county's DCI cases under review report dated October 4, 2026 showed no open zoning case inside CenterPlace.
The largest approved neighbor is the Florida Gulf Coast Technology and Research Park planned development directly across Alico Road (DCI2017-00002, Resolution Z-18-011). It is approved for up to 240 hotel units, 650,000 sq ft of retail, 400,000 sq ft of office and 3,897,000 sq ft of industrial use, and its Phase 1A development order was issued November 28, 2023 (Lee County planned developments; development orders; zoning cases). The county record does not name a tenant, and we do not repeat names that appear only in news or rumor.
The Alico ITEC Business Park sits about 0.8 mile northeast of Esplanade Lake Club. The county approved 1,510,000 sq ft of industrial space there under Resolution Z-21-017, and a development order for Tracts F and G was issued June 25, 2026 (Lee County zoning cases; development orders). Industrial use along this stretch of Alico Road is growing on approved entitlements rather than on proposals.
Housing to the south and southeast is growing too. Miromar Lakes converted commercial entitlement to 466 more single-family units under Resolution Z-23-018 (June 7, 2023), and the WildBlue planned development to the southeast is approved for 1,000 dwelling units plus 96 more by amendment (Lee County zoning cases). Both add households to the same stretch of Alico Road and Ben Hill Griffin Parkway that Esplanade Lake Club residents drive.
Lee County's Phase 1 widening of Alico Road, from Airport Haul Road to Green Meadow Road, is 2.5 miles of four-lane road, and its county permit was issued February 24, 2025 (Lee County development orders). The larger Alico Road Connector to SR 82 carries a county project total of $441,948,004 in the FY25/26 to FY29/30 major road summary, with $160,000,000 programmed in FY27/28 (Lee County DOT, Summary of Major Road Projects; Alico Road Extension project). The connector would give the corridor a route east to SR 82.
Two FDOT projects touch the I-75 trips that start at Exit 128. Project 452544-1 adds express and auxiliary lanes on I-75 from Golden Gate Parkway to south of Alico Road; it entered its construction phase in mid 2026, with a public hearing in late October 2026 (FDOT 452544-1). Project 446296-2 rebuilds the I-75 interchange at Daniels Parkway as a diverging diamond, about $42.8 million, expected summer 2028 (FDOT 446296-2).
FDOT's annual average daily traffic counts show how fast the corridor has grown (FDOT Florida Traffic Online, AADT layer).
Segment | 2021 | 2025 |
|---|---|---|
Alico Road east of Ben Hill Griffin Parkway (past the community entrance) | 8,200 | 18,700 |
Alico Road, I-75 to Ben Hill Griffin Parkway | Not in our ledger | 28,000 |
I-75, Alico Road to Daniels Parkway | Not in our ledger | 129,200 |
Source: FDOT Florida Traffic Online AADT layer, read October 11, 2026.
Our arithmetic on the first row: 18,700 minus 8,200 is 10,500 more vehicles a day, and 10,500 / 8,200 = a 128 percent increase in four years. The segment past the Esplanade Lake Club entrance more than doubled, which is the clearest sign that the industrial, retail and housing approvals above are being built.
Southwest Florida International Airport carried more than 11.1 million passengers in 2025, a record. The Lee County Port Authority's June 15, 2026 presentation lists Concourse E with 14 gates at $624,164,909, due at the end of 2027; Terminal Expansion Phase 1, a consolidated checkpoint at $678,378,484, due in fall 2028; and a five-year capital program of about $2.4 billion (LCPA 2026 Airport Industry Day presentation).
Esplanade Lake Club lies in county Airport Noise Zone D, "Notification Required (flight training)," and the CenterPlace zoning requires a recorded airport noise notice (Lee County airport noise layers; Hearing Examiner recommendation). Ask for that recorded notice when you review title.
Esplanade Lake Club is inside the Lee County Utilities water service area, served by the Green Meadows plant, and the wastewater service area of the Three Oaks plant (Lee County Utilities layers). Lee County began building the Southeast Advanced Wastewater Reclamation Facility on September 25, 2025, a $293.2 million plant with completion expected in early 2029 (Gulfshore Business). A natural gas main on Alico Road, about 7,700 ft from Centerplace Blvd to WildBlue Blvd, was permitted March 28, 2025 (Lee County development orders).
Esplanade Lake Club homes take water and sewer from Lee County Utilities, pay Lee tax district 071 levies plus a CDD line on one county tax bill, and register with the association's management company for gate access after closing. Electric, trash, mail and internet providers are not named in any record we read, so ask before moving day.
Water comes from Lee County Utilities' Green Meadows plant service area and wastewater goes to the Three Oaks plant service area, at every point the county layers place inside Esplanade Lake Club (Lee County Utilities layers). Open the water account with Lee County Utilities in your name at closing. A natural gas main was permitted along Alico Road from Centerplace Blvd to WildBlue Blvd on March 28, 2025 (Lee County development orders); whether a given home is plumbed for gas is a question for the seller's disclosure and the builder's plans, not the county layer.
At every point we sampled, Esplanade Lake Club falls in Lee tax district 071, the San Carlos Park Fire District, the Lee County unincorporated MSTU, the South Florida Water Management District levies and the Esplanade Lake Club CDD, which bills as non-ad valorem authority 381 (Lee County taxing authorities). The CDD charge rides on the county property tax bill, so it is paid to the Lee County Tax Collector with everything else and earns the statutory early-payment discount, 4 percent in November.
The CDD charge in FY2027 runs from $2,091.20 for a Venetian condominium to $3,444.02 for the higher Series 2025 lot class, with five northeast annexation lots at $2,060.72 (CDD Adopted Budget FY2027). The full product-by-product breakdown, the ad valorem arithmetic and the layers that are not published sit in the Fee Stack section above. For a per-parcel bond payoff figure, the district manager answers requests made with the parcel number.
The association's New Owner Registration Packet (undated) sets the order of operations: send the recorded deed and the closing statement to the management company, which transfers the account and registers the new owner for gate access. Build that into the closing timeline so the gate knows your name on move-in day, and give your moving company the gate details in advance.
The same packet quotes the Declaration on two points buyers ask about. Only an entire home may be leased; the packet also reproduces the Declaration's leasing section: a lease runs at least one month and an owner may lease no more than four times in any 12 months. Domestic pets are permitted in accordance with the governing documents, which set any limits. The packet mentions a registration charge at closing, but it is undated, so we print no amount; the estoppel certificate will show what is owed.
We did not find the electric utility, trash hauler, mail delivery arrangement or internet providers for Esplanade Lake Club named in any record we read: not the CDD budget, the association packet, the county layers or the builder pages. That is a gap in the public record, not a finding that service is missing. Ask the association's management company which providers serve the community and whether trash collection is contracted through the association, then confirm each with the provider by your exact address before closing.
On the same county basis, Esplanade Lake Club's 114 recorded sales at a $903,640 median in the 12 months to September 25, 2026 sit above Timber Creek and Westbrook and below Miromar Lakes and WildBlue. Its $361.32 per square foot of county heated area lands in the middle of the five communities.
Data updated: October 2026 (Lee County recorded sales through September 25, 2026; roll dated October 4, 2026).
Every row below was cut with the same tool, on the same county record, over the same window: Lee County Property Appraiser roll (October 4, 2026) and Lee County recorded qualified sales through September 25, 2026, our analysis. The window is the 12 months to September 25, 2026, residential uses only.
Community | Residential parcels | 12-month sales | Median | Builder-direct (estimate) | Median $ per heated sq ft |
|---|---|---|---|---|---|
Esplanade Lake Club | 814 | 114 | $903,640 | 63 | $361.32 |
Timber Creek | 1,309 | 110 | $549,000 | 31 | $215.63 |
Westbrook | 341 | 14 | $480,250 | None; all 14 were resales | $242.51 |
WildBlue | 673 | 36 | $1,799,500 | Not in our ledger | $546.42 |
Miromar Lakes (legal descriptions containing MIROMAR LAKES) | 1,182 | 76 | $1,495,784 | 10 | $473.78 |
Source: Lee County Property Appraiser roll (October 4, 2026) and Lee County recorded qualified sales through September 25, 2026, our analysis. Builder-direct is our estimate (the first recorded sale of a new home). Price per square foot is per square foot of county heated area, not MLS living area. MLS closings for Esplanade Lake Club: Information not available at time of publishing (checked 2026-10-21).
The Miromar Lakes row covers 1,182 residential parcels whose legal description contains MIROMAR LAKES, which is not every Miromar plat; read it as a large sample of Miromar Lakes, not the whole community. Esplanade Lake Club's builder-direct share is the highest in the table: our arithmetic, 63 / 114 = 55 percent of its 12-month sales were estimated first sales of new homes, 60 of the 63 on Plat Six.
On the same county basis, Timber Creek recorded 110 sales at a $549,000 median in the 12 months to September 25, 2026. That is almost the same sales count as Esplanade Lake Club's 114, at a lower price level: our arithmetic, $903,640 minus $549,000 is a $354,640 gap in medians, and $361.32 / $215.63 = 1.68 times the price per square foot of county heated area.
Timber Creek also recorded 31 builder-direct closings (an estimate) in the window, against 63 at Esplanade Lake Club, so both still carry new-home competition. Esplanade Lake Club's record also includes lake and canal land types on most of its built homes, the Phase 1 estate row and an association-owned amenity campus, which the market and amenity sections above document.
Westbrook at Three Oaks, a gated Pulte community of 341 homes on the county roll, recorded 14 resales at a $480,250 median in the same window. Our arithmetic: $903,640 minus $480,250 is a $423,390 gap in medians, and Westbrook's $242.51 per square foot of county heated area compares with $361.32 here.
Two differences matter beyond price. Westbrook recorded no builder-direct sales in the window, so its market is resale only, while Esplanade Lake Club's still includes Plat Six closings. And our Westbrook page states that Westbrook has no CDD (Westbrook page, MLS basis, pulled August 17, 2026), while every Esplanade Lake Club home carries a CDD line on its tax bill. That page also reports a 95.8 percent sale-to-list ratio on 14 MLS closings over the 12 months to August 2026, on its own MLS basis and window.
WildBlue, the lake community to the southeast, recorded 36 sales at a $1,799,500 median and $546.42 per square foot of county heated area in the 12 months to September 25, 2026, on the same county basis. Our arithmetic: $1,799,500 minus $903,640 is an $895,860 gap in medians, and $546.42 minus $361.32 is $185.10 more per square foot of county heated area.
The gap reflects product mix as much as location: WildBlue's 673 residential parcels on our cut are all single-family homes, while Esplanade Lake Club's 114 sales include Venetian condominiums and Pulte twin villas. Esplanade Lake Club's detached homes alone ran at a $977,454 median on 88 sales in the same window, and its Phase 1 lakefront resales at $2,107,500, which the market section above breaks out. WildBlue is approved for 1,000 dwelling units plus 96 by amendment (Lee County zoning cases).
A median is a mix statistic. Esplanade Lake Club's resale median was $770,000 and its builder-direct median $950,000 in the 12 months to September 25, 2026, and the gap is mostly the mix of villas and condominiums in the resale pool, not appreciation. The same caution applies across communities: a community with more condominiums or attached homes will show a lower median whatever its homes are worth foot for foot.
The table also cannot show fees, which differ by community and by home, or days on market and sale-to-list, which come from the MLS: Information not available at time of publishing (checked 2026-10-21). County heated area is not MLS living area, so never set a county price per square foot beside a listing's figure. For a specific home, a comparison should use the same product and the same fee layers in each community, which is what we build for a client before an offer.
Esplanade Lake Club and Miromar Lakes share connected lake water, but they differ in golf, beach, price level and evidence. Esplanade Lake Club has no golf course and a $903,640 county median over 12 months; Miromar Lakes has a golf course, a beach and a $1,495,784 county median on the same basis.
Data updated: October 2026 (Lee County recorded sales through September 25, 2026; roll dated October 4, 2026). Miromar Lakes MLS figures are from our Miromar Lakes page, pulled September 30, 2026.
Esplanade Lake Club shares its water with Miromar Lakes, the beach-and-golf community to the south and west. Miromar Lakes figures here come only from that page or from our same-basis county cut.

Sources: Lee County Property Appraiser roll (October 4, 2026) and Lee County recorded qualified sales through September 25, 2026, our analysis; our Miromar Lakes page, pulled September 30, 2026; Taylor Morrison, Esplanade Lake Club Condos (builder statement); Miromar Lakes CDD; CDD Adopted Budget FY2027; CDD audited financial statements FY2025.
The two communities sit on former mine lakes that connect at two points. The Miromar Lakes CDD states that the connections are required by a recorded lake use agreement among Florida Gulf Coast University, Miromar Lakes and Esplanade, and that boats can travel between the lakes (Miromar Lakes CDD). Esplanade Lake Club's association dock standards cite that agreement as Lee County Instrument 2016000107400 (ARC and dock standards).
Taylor Morrison markets "the 352-acre Lake Como" at Esplanade Lake Club (Taylor Morrison), and the connected system is about 700 acres, as Miromar Lakes and the builders describe it (Miromar Lakes, Lake Como). Miromar Lakes also calls its water Lake Como, which is why listings blur the two. What neither side has is a route to open water: no record shows a boat route from the lake to the Estero River or the Gulf, because the system discharges over a concrete weir and through wetlands. Miromar Lakes adds its beach, about three miles of private shoreline per our Miromar Lakes page; Esplanade Lake Club's lake amenities are a boat ramp, kayak launch, floating pier, community dock and beach area, covered in the Lake Como section above.
This is the cleanest difference. Esplanade Lake Club has no golf course: none appears in the CenterPlace zoning, the CDD land-use tables or the county roll (Resolution Z-17-014). The nearest is the private Arthur Hills course at Miromar Lakes next door, 2.7 route miles from the main entrance, and we found no right for Esplanade Lake Club owners to use it.
Miromar Lakes' golf membership is separate from home ownership, with an initiation fee of $140,000 per our Miromar Lakes page. At Esplanade Lake Club, no separate club membership, initiation fee or food minimum appears in the records we read; the amenities are association property. Confirm that in the Declaration before you rely on it.
On the county record, cut the same way for both, Esplanade Lake Club recorded 114 sales at a $903,640 median in the 12 months to September 25, 2026, and the Miromar Lakes legal descriptions recorded 76 sales at $1,495,784. Our arithmetic: $1,495,784 minus $903,640 is a $592,144 gap, and $1,495,784 / $903,640 = 1.66 times. Per square foot of county heated area the figures are $361.32 and $473.78, a $112.46 gap.
Our Miromar Lakes page reports a different record: 88 MLS closings at a $1,483,284 median, 97 median days on market and a 93.1 percent median sale-to-list ratio over the 12 months to September 30, 2026. That is an MLS basis with a different window and a different boundary, so it is not like for like with any county median here, and nobody should subtract one from the other. For Esplanade Lake Club's MLS days on market and sale-to-list: Information not available at time of publishing (checked 2026-10-21).
Esplanade Lake Club publishes its CDD charges by product: FY2027 totals run from $2,091.20 for a Venetian condominium to $3,444.02 for the higher Series 2025 lot class (CDD Adopted Budget FY2027). Its master association and condominium assessments are not published in any dated first-party document, so ask for an estoppel. Our Miromar Lakes page carries that community's own fee detail; we do not restate it here.
The two districts share the cost of the lake they share. An interlocal agreement splits shared-lake costs, and its fisheries plan ran 31 percent Esplanade Lake Club CDD and 69 percent Miromar Lakes CDD (FY2025 audit). That split is one line in a larger budget, but it shows the lake is managed as one system by two districts.
Choose Esplanade Lake Club for lake access on the connected water without a golf membership, a county median of $903,640 against $1,495,784, a product range that starts with Venetian condominiums near $400,000 and Pulte twin villas at a $525,000 resale median, and CDD charges published line by line. It also fits a buyer who wants homes built from 2019 to 2026 and a gate 4.3 route miles from the RSW terminal.
Choose Miromar Lakes for an on-site golf course with a separate membership, about three miles of private beach and the larger estate tier that its higher county median reflects, with active new construction per our Miromar Lakes page. If you are undecided, tour both on the same day; the lake is shared, so the decision rests on golf, beach and budget. Call Marc at (239) 287-5873, and read how we represent buyers in Southwest Florida.
The pros of Esplanade Lake Club are lake access joined to Miromar Lakes, homes built 2019 to 2026, a Zone X flood record, 4.3 route miles to RSW, three product tiers and CDD charges published by product. The cons are no golf, unpublished association dues, private boating rules, CDD debt to 2050 or 2055 and nearby growth.
The pros are mostly about the homes and the land: young construction, a Zone X record, a lake joined to a larger system, three price tiers and a district that publishes what each home owes. The cons are mostly about documents you have to request and growth you cannot stop: association dues, boating rules, the lake use agreement, the bond schedule, and the industrial and road projects on approved entitlements across Alico Road. None of the cons is hidden, and each points to a specific paper to ask for before you sign.
Our order of operations for an Esplanade Lake Club purchase is short. Pull the CDD class for the lot from the FY2027 budget. Ask for the estoppel, the master and any condominium budget, and the Declaration with Exhibit E. Confirm whether the lot is a Designated Private Boat Dock Lot if a dock matters to you. Check the FEMA panel and order an elevation certificate. Then price the home against the right product tier, not the community median. Call Marc at (239) 287-5873 to walk through it, or Jesse at (239) 898-6072 if you are weighing a sale first.
If you're searching for the best Esplanade Lake Club listing agent, or thinking, 'I need to sell my house in Esplanade Lake Club...', start with the record: 114 recorded sales in the 12 months to September 25, 2026, a $903,640 median and three builders' products. McGreevy and Comisar price every listing from that record.
Data updated: October 2026 (Lee County recorded sales through September 25, 2026; roll dated October 4, 2026).
Selling here is not the same job as selling a resale home in an older Fort Myers neighborhood. Esplanade Lake Club holds Venetian condominiums, Pulte twin villas, Taylor Morrison detached homes and a short row of lakefront estates, and each one competes in its own price tier against its own buyers. The last builder-direct closings on Plat Six were still recording in September 2026, the lake is joined to the Miromar Lakes water, and the CDD charge on the tax bill runs from $2,091.20 to $3,444.02 a year depending on the home. Jesse McGreevy and Marc Comisar put those facts in front of a buyer before the buyer has to ask, and they price from the Lee County record rather than from a portal estimate. For the wider city picture, see our guide to selling a home in Fort Myers.
Esplanade Lake Club, last 12 months (Lee County record): In the last 12 months we tracked 114 Esplanade Lake Club closings in the Lee County record at a $903,640 median, from $365,000 to $2,775,000. Of those, 63 were builder-direct closings (an estimate) at a $950,000 median and 51 were resales at a $770,000 median. Lee County recorded 114 qualified improved sales in Esplanade Lake Club in the 12 months to September 25, 2026 (2025-09-26 to 2026-09-25). The median was $903,640; because the count is even, that median is the midpoint of the middle pair, $902,281 and $905,000. The lowest sale was $365,000, a Venetian condominium resale on October 31, 2025, and the highest was $2,775,000 on January 23, 2026, a 2023 Venetian Lagoon Drive home of 4,892 square feet of county heated area with 4 bedrooms. The median price per square foot of county heated area was $361.32, measured on the 50 sales that carry a usable heated area.
The split between new and resale homes is the single most important thing to understand before you price. Of the 114 sales, 63 were builder-direct closings (an estimate: the tool counts the first recorded sale of a new home) at a $950,000 median, from $674,623 to $1,501,521. The other 51 were resales at a $770,000 median, from $365,000 to $2,775,000. The resale median is lower not because resale homes are worth less, but because the resale pool holds most of the villas and condominiums, while the builder-direct closings were almost all Plat Six detached homes. That is a difference in mix, not a statement about appreciation.
By county use code, 72 of the sales were single-family homes at a $915,000 median, 35 were new homes recorded on parcels still coded vacant at a $959,249 median, and 7 were condominium sales at a $405,000 median, from $365,000 to $420,000. The price bands sit in the market snapshot above; the short version is that 86 of the 114 sales closed at $750,000 or more (44 from $750,000 to $999,999 and 42 at $1,000,000 and up; 44 + 42 = 86).
The longer windows show the same community from further back. In the 24 months to September 25, 2026 the county recorded 281 sales at an $845,000 median; in 36 months, 514 sales at an $800,560 median. Every one of these figures comes from the same source: Lee County Property Appraiser roll (October 4, 2026) and Lee County recorded qualified sales through September 25, 2026, our analysis. Days on market, the sale-to-list ratio and active inventory come from the Southwest Florida MLS, which we did not have at publishing. A valuation here begins with three questions the county record answers. First, which product is it: one of the 104 Venetian condominium units, one of the 186 twin villas at 1,581 square feet of county heated area, or one of the detached homes? Second, where does it sit: the Lee County Property Appraiser records 294 built single-family homes on Lake land, 205 on Canal and 156 on Dry land, and every condominium unit is coded Lake. Third, what CDD class does it carry on the tax bill, because a buyer sees that line before making an offer. Then we adjust for year built, size, finish, pool and screen cage, and the condition a buyer will find at inspection.
Esplanade Lake Club is four markets inside one gate, and a single community median says almost nothing about any one home. Here is how each product traded in the Lee County record (Lee County Property Appraiser roll (October 4, 2026) and Lee County recorded qualified sales through September 25, 2026, our analysis).
Venetian condominiums. Every Venetian unit is 1,520 square feet of county heated area with 2 bedrooms and 2 baths on Venetian Lagoon Drive. Because the 12-month count is thin, we read the 24-month window. Venetian I recorded 33 sales at a $420,000 median, from $350,000 to $490,000, with builder-direct closings (an estimate) of 24 at $420,000 and 9 resales at $415,000; its median was $276.32 per square foot of county heated area. Venetian II recorded 24 sales at a $400,750 median, from $365,000 to $475,000, with 19 builder-direct (an estimate) at $401,500 and 5 resales at $390,000, or $263.65 per heated square foot. In the 12 months alone, Venetian I recorded 6 sales at a $405,000 median and Venetian II one sale, at $365,000.
Twin villas. The 186 Pulte twin villas all carry 1,581 square feet of county heated area. In the 12 months they recorded 19 resales at a $525,000 median, from $475,000 to $950,000, or $332.07 per heated square foot. By street: Corsini Drive 9 sales at a $525,000 median; Canal Grande Drive 6 at $570,000; Sacra Place two sales, at $499,000 and $635,000; Caravita Lane one sale, at $525,000; Terracina Drive one sale, at $510,000. The one-sale and two-sale streets are too thin to read as a market rate, so we list the prices instead of a median.
Detached homes. Excluding the villas and including new homes on lots, detached single-family homes recorded 88 sales at a $977,454 median, of which 63 were builder-direct (an estimate) at $950,000 and 25 were resales at a $1,450,000 median, from $665,000 to $2,775,000. The median was $494.10 per heated square foot on the 24 sales with a usable area. Plat Four A, the largest plat, recorded 21 resales at a $587,000 median, from $475,000 to $970,000, at $346.17 per heated square foot.
The Phase 1 lakefront row. Phase 1 recorded 10 resales in the 12 months at a $2,107,500 median, from $1,595,000 to $2,775,000, or $563.37 per heated square foot. The individual sales were Caleri Court at $1,900,000 and $2,220,000; Venetian Lagoon Drive at $2,700,000, $2,775,000 and $2,525,000; Canal Grande Drive at $1,675,000, $1,995,000, $1,850,000 and $1,595,000; and Roseto Court at $2,550,000. Venetian Lagoon Drive's 47 homes have a median of 4,525 square feet of county heated area, and 32 of them sit on Lake land.
What pricing by product means for you: a twin villa on Corsini Drive is priced against the 9 Corsini resales and the other villa streets, never against the community median; a lakefront estate is priced against the Phase 1 row, never against Plat Six new construction. Per-square-foot figures here are per square foot of county heated area, which is smaller than the living area an MLS listing prints, so the two are never compared.
★★★★★ "Their recommendation on pricing my unit was sound and proved prescient. I never questioned their integrity and found it easy to rely on their recommendations. I would work with them again in a heartbeat." Verified Google review
Plat Six is where the final new homes are closing, and it is the competition a detached-home seller has to price against. In the 12 months to September 25, 2026, Plat Six recorded 61 sales at a $969,462 median, from $674,623 to $1,501,521, and 60 of them were builder-direct closings (an estimate). The newest builder-direct sale in the record is dated September 10, 2026 (County Plat Six cut, Lee County recorded sales through September 25, 2026).
Taylor Morrison's community and condominium pages read "Closed / Sold Out Community" (Taylor Morrison community page, builder marketing), yet the county roll dated October 4, 2026 still shows 52 vacant lots on Plat Six: 46 on Terracina Drive and 6 on Bellissimo Court. Plat Six's development order provided for 106 single-family lots (Lee County development orders layer). Builder-direct closings have slowed: by calendar year the county counted 184 in 2024, 84 in 2025 and 38 from January 1 to September 25, 2026 (all estimates).
How a resale wins against new construction: a finished home has a recorded sale history, mature landscaping, a pool or screen cage the buyer does not have to wait for, a known CDD class on an actual tax bill, and closing on the buyer's date rather than a construction schedule. A new home offers warranty coverage and a buyer's own selections. We set your home beside what a buyer can still buy new, label any builder figure as builder marketing, and price the difference honestly.
In Lee County the seller customarily pays the documentary stamp tax on the deed, $0.70 per $100 of the price rounded up to the next $100, and the owner's title insurance policy; the purchase contract controls who pays what (Florida Statutes s. 201.02). The owner's title premium follows the state's promulgated schedule: $5.75 per $1,000 up to $100,000, $5.00 per $1,000 from $100,000 to $1,000,000, and $2.50 per $1,000 from $1,000,000 to $5,000,000. Here is that arithmetic at five Esplanade Lake Club price points taken from the county record.
Sale price (basis) | Doc stamps | Owner's title (est.) | Estoppel cap per association |
|---|---|---|---|
$405,000 (condominium 12-month median) | $2,835.00 | $2,100.00 | $299 |
$525,000 (twin villa 12-month median) | $3,675.00 | $2,700.00 | $299 |
$903,640 (community 12-month median) | $6,325.90 | $4,593.20 | $299 |
$977,454 (detached 12-month median) | $6,842.50 | $4,962.27 | $299 |
$2,107,500 (Phase 1 12-month resale median) | $14,752.50 | $7,843.75 | $299 |
How the rows are built, using the $903,640 sale: doc stamps are $903,700 / $100 = 9,037 x $0.70 = $6,325.90 (the price rounds up to the next $100). The title premium is $100,000 x $5.75 per $1,000 = $575.00, plus $803,640 x $5.00 per $1,000 = $4,018.20, for $4,593.20. On the $2,107,500 sale the title premium is $575.00 + $4,500.00 (the next $900,000 at $5.00) + $2,768.75 ($1,107,500 at $2.50) = $7,843.75. Title figures are estimates: rounding, reissue credits and endorsements vary by title company.
Add the association estoppel certificate, capped by Florida law at $299, plus $119 if expedited and $179 more if the account is delinquent (Florida Statutes s. 720.30851). A Venetian owner may need two, one from the master association and one from the condominium association (Florida Statutes s. 718.116). The real estate commission is negotiated between you and your broker, and we print no rate. Property taxes are prorated, with the seller crediting the buyer for the days of the year the seller owned the home.
Every Esplanade Lake Club home carries an Esplanade Lake Club Community Development District charge on the Lee County property tax bill, listed as non-ad valorem authority 381, and it earns the statutory early-payment discount of 4 percent in November (Lee County taxing authorities layer). For fiscal year 2027 the operations and maintenance portion is $1,365.05 per home, and the debt portion depends on the product. The totals in the adopted budget run from $2,091.20 for a Venetian condominium to $3,444.02 on the higher Series 2025 lot class (CDD Adopted Budget FY2027).
Because the charge sits on the tax bill, it stays with the parcel: the buyer takes over the line from the closing date, and the contract and settlement statement set how the current year is split. Three facts matter in a negotiation. First, a buyer will compare the CDD line across the homes they are touring, so we show it with the listing. Second, the debt portion can be paid off early; the per-parcel payoff amount comes from the district manager, who needs the parcel number (CDD, About the District). Third, a payoff ends only the debt portion: the operations and maintenance assessment continues every year. On a 60 to 69 ft lot home the FY2027 total of $2,998.80 becomes $2,878.85 when paid in November ($2,998.80 x 0.96). The district's bonds (Series 2019A-1 and 2019A-2, and Series 2025) carried $16,925,000 outstanding at September 30, 2025 (FY2025 audit).
We market an Esplanade Lake Club home on the facts a buyer here actually transacts on. The listing names the product and plat correctly, states the land type (Lake, Canal or Dry), shows the FY2027 CDD total for the home's class, and explains the lake: about 352 acres marketed as Lake Como by Taylor Morrison, joined at two points to the Miromar Lakes water under a recorded lake use agreement, with no recorded boat route to the Gulf. If the lot is a Designated Private Boat Dock Lot, we say so and attach the dock standards. We put the flood file in from day one: every point tested, including lake-edge lots, is FEMA Zone X on panels effective August 28, 2008 (FEMA National Flood Hazard Layer). For luxury sellers we add cinematic video, drone, professional photography, our qualified-buyer database, and discretion and off-market capability when it is needed.

What do I need before we list? Your most recent Lee County tax bill (it shows the CDD class), your closing papers from the purchase, any ARC approvals for a pool, screen cage, generator or shutters, and, for a Venetian unit, the condominium association documents. Do I have to tell buyers about the CDD? The charge is on the public tax bill, and we show it up front because buyers find it anyway. Will the gate slow showings? Interior streets are private, so we register every showing in advance. Can I sell while new homes are still closing on Plat Six? Yes; we price against those closings and show what a finished home offers that a new build does not. How do I know what my home is worth? Ask for a free home valuation or call Jesse direct at (239) 898-6072. Who handles the association paperwork? The buyer's title company orders the estoppel certificate; after closing, the deed and closing statement go to the management company for account transfer and gate registration, and we track both.

Esplanade Lake Club buyers ask about the lake, the builders, the gate, the fees, flood maps, schools and distances. Each answer below repeats a fact stated in the body of this page with the same source, from the Lee County record, the CDD's adopted budget, FEMA, the School District of Lee County and the association's own documents.
Esplanade Lake Club is a gated master-planned lake community in unincorporated Lee County with a Fort Myers mailing address, built mainly by Taylor Morrison on a former limerock mine off Alico Road. The county roll dated October 4, 2026 shows 814 residential parcels: 655 single-family homes, 104 condominium units and 55 vacant lots (Lee County subdivisions layer).
Esplanade Lake Club sits east of I-75 in south Lee County, entered from Alico Road. Esplanade Lake Club Blvd, Venetian Lagoon Dr and Centerplace Blvd all connect to Alico Road, and the main entrance is about 2.5 route miles east of I-75 Exit 128. Interior streets are private (Lee County road centerlines). Gulf Coast Town Center is 1.6 route miles away.
Esplanade Lake Club has a Fort Myers mailing address in ZIP 33913 and lies in unincorporated Lee County, outside any city limits and outside any Census-designated place, including Estero. The county's GIS confirms the location at every point tested. Some search results call it Estero, but the county record controls (Lee County taxing authorities layer).
Esplanade Lake Club is in ZIP 33913, with a Fort Myers mailing address. It sits in Lee tax district 071 and the San Carlos Park Fire District, and every sampled point carries the Esplanade Lake Club CDD as a non-ad valorem authority on the tax bill (Lee County taxing authorities layer).
Three builders built Esplanade Lake Club. Taylor Morrison of Florida, Inc. is the developer and Declarant and built the detached homes and the Venetian condominiums; Pulte Homes built the 186 twin villas; and Seagate Development Group was the exclusive custom builder on 11 lakefront homesites, with plans from 3,299 to 4,123 square feet under air (Seagate, Monaco plan, builder marketing).
Yes. Pulte Homes built 186 twin villas in Esplanade Lake Club, in the Ellenwood plan (1,579 square feet under air) and the Kendrick plan (1,543 square feet), according to Pulte's own materials (PulteGroup, Esplanade Lake Club release; Business Observer, May 16, 2019). On the county roll all 186 carry 1,581 square feet of county heated area, spread across Phase 1, Phase 2, Phase Three and Plat Four A.
Esplanade Lake Club has 814 residential parcels on the county roll dated October 4, 2026: 655 single-family homes, 104 Venetian condominium units and 55 vacant residential lots. Of the 814, 759 carry a home; the 55 vacant lots are 52 on Plat Six and 3 on Phase 1 (Lee County Property Appraiser roll, October 4, 2026, our analysis).
Taylor Morrison's pages read "Closed / Sold Out Community" for Esplanade Lake Club, but Plat Six was still recording new-home closings in September 2026: the newest builder-direct sale in the county record is dated September 10, 2026, and the roll dated October 4, 2026 still shows 52 vacant lots on Plat Six (Taylor Morrison condos page, builder marketing).
Yes. Esplanade Lake Club is gated: Taylor Morrison markets it as a gated community, and Lee County's subdivision record flags it Gated = Y (Lee County subdivisions layer). The CenterPlace zoning also holds the Las Palmas apartments, The Villas at Gulf Coast rentals and shops on Centerplace Blvd; they are outside the Esplanade Lake Club gates and do not pay the district's assessments.
Esplanade Lake Club is not marketed as age-restricted: Taylor Morrison described it as an all-ages community, and the 2018 association articles contain no age restriction (Taylor Morrison amenity spotlight, builder marketing). The use article of the recorded Declaration was not read for this page, so confirm in the Declaration before you buy.
Yes. The CDD's aquatic report describes treatment to keep navigable areas of the lake open for "boating, skiing, and other recreational activities", and it notes a water-ski course in the lake (CDD agenda package, September 10, 2026). Taylor Morrison's 2019 materials said boats up to 23 feet are allowed, along with kayaks and stand-up paddle boards; the binding rules sit in the Declaration's Exhibit E and the recorded lake use agreement.
Taylor Morrison markets "the 352-acre Lake Como" at Esplanade Lake Club (Taylor Morrison condos page, builder marketing). The CDD engineer's report counts 364.4 acres of recreational lakes inside the 843.374-acre district (2024), and in 2019 it described a 402-acre mine lake known as lake 5. Miromar Lakes and the builders describe the connected system as about 700 acres.
Yes. Two connections join the former mine lakes, required by a recorded lake use agreement among FGCU, Miromar Lakes and Esplanade, and the Miromar Lakes CDD states that boats can travel between the lakes (Miromar Lakes CDD). The association's dock standards cite the Lake Use Agreement and Declaration of Restrictive Covenants as Lee County Instrument 2016000107400.
No record shows a boat route from the Esplanade Lake Club lake to the Estero River or the Gulf: the system discharges over a concrete weir in the southeast corner of the southern lake, then by sheet flow through wetlands (Miromar Lakes CDD). The nearest Lee County public Gulf-water ramps are Mullock Creek (closed for renovations when checked on October 11, 2026) and Imperial River in Bonita Springs.
Yes. Taylor Morrison's amenity list for Esplanade Lake Club includes a boat ramp and kayak launch, a floating pier, a community dock and a beach area (Taylor Morrison community page, builder marketing). Launch rules, hours and any registration requirement are set by the association; ask for them with the governing documents.
Only on a Designated Private Boat Dock Lot listed in the Declaration's Exhibit G. Docks are I-type or U-type floating docks, no more than 35 feet from the control elevation and no more than 25 percent of channel width, with floating lifts below deck. Fees are a $5,000 non-refundable application fee, a $2,000 refundable deposit and a $35 ARC fee (Esplanade Lake Club ARC package).
Taylor Morrison's 2019 materials said boats up to 23 feet are allowed on the Esplanade Lake Club lake, along with kayaks and stand-up paddle boards (Taylor Morrison amenity spotlight, builder marketing). The binding rules sit in the Declaration's Exhibit E and the recorded lake use agreement, and horsepower, speed, wake and hours rules are not published; request them before you buy a boat for the lake.
No. Esplanade Lake Club has no golf course: there is no golf use in the CenterPlace zoning, the CDD land-use tables or the county roll, and builder copy refers to "nearby golf courses" (Lee County Resolution Z-17-014). The nearest is the private Arthur Hills course at Miromar Lakes next door, 2.7 route miles from the main entrance.
No golf membership exists at Esplanade Lake Club because there is no course. No separate club membership, initiation fee or food minimum appears in the records we read; the amenities are association property. Confirm in the Declaration. We found no right for Esplanade Lake Club owners to use the private Miromar Lakes Beach and Golf Club course.
Taylor Morrison lists The Venue clubhouse with a fitness and aerobics center, catering kitchen, billiard room and multipurpose room; a heated resort-style pool and spa; the Bahama Bar; Toasted Café; a massage treatment room; tennis, pickleball and bocce courts; a waterfront walking trail; a fenced bark park; an adventure playground; an events lawn; a kayak launch, beach area, floating pier, community dock and boat ramp (Taylor Morrison condos page, builder marketing).
Yes. The Bahama Bar is a full-service bar and restaurant inside Esplanade Lake Club, and Toasted Café also operates on the amenity campus (Taylor Morrison community page, builder marketing). The county record holds two alcohol approvals, ADD2023-00042 (4COP with a restaurant) and ADD2023-00090 (2COP, Toasted Cafe) (Lee County zoning cases layer).
Yes. The Venue at Esplanade Lake Club includes a fitness and aerobics center, and the builder's amenity list includes a massage treatment room for spa services, a heated resort-style pool and spa, and a fitness lawn (Taylor Morrison condos page, builder marketing). Hours, guest rules and class schedules are set by the association.
The Venue is the Esplanade Lake Club clubhouse: a fitness and aerobics center, catering kitchen, billiard room and multipurpose room beside the resort-style pool (Taylor Morrison community page, builder marketing). The amenity building on Canal Grande Drive carries 19,000 square feet of county heated area with a roll year of 2023, and it is owned and maintained by the homeowners association.
The Esplanade Lake Club CDD is a public special district created by Lee County Ordinance 18-21 in 2018; it owns and maintains Lake 5/6, stormwater systems and preserves and bills through the tax bill (Ordinance 18-21). The Esplanade Lake Club Homeowners Association, Inc., a Florida not-for-profit filed May 21, 2018, owns and maintains the amenities and bills its own assessment.
For fiscal year 2027 the Esplanade Lake Club CDD totals are $2,091.20 for a Venetian condominium, $2,396.46 for a twin villa, $2,776.85 for a 50 to 59 ft lot, $2,998.80 for 60 to 69 ft, $3,236.02 for 70 to 79 ft and $3,321.06 for 80 ft and up; Series 2025 lots carry $3,132.17 or $3,444.02, and five NE annexation lots $2,060.72 (CDD Adopted Budget FY2027).
Yes. Esplanade Lake Club CDD charges appear on the Lee County property tax bill as non-ad valorem authority 381, and they earn the statutory early-payment discount, 4 percent in November (Lee County Tax Collector). That is why a buyer can read a home's CDD class from its tax bill before making an offer.
The Esplanade Lake Club master association assessment is not published in any dated first-party document we found, so we print no figure. Ask the seller for the current assessment and request an estoppel certificate, which states the amounts owed and is capped by Florida law at $299 (Florida Statutes s. 720.30851). Venetian condominium assessments are also not published.
Esplanade Lake Club sits in Lee tax district 071, where the final 2026 millage is 12.8482 mills (2025: 13.2715) (LEEPA 2026 Millage Book, final). At 12.8482 mills each $100,000 of taxable value is $1,284.82 a year, an illustration rather than a bill. The CDD charge is added on top as a non-ad valorem line.
Yes. Esplanade Lake Club has 104 Venetian condominium units on Venetian Lagoon Drive, every one 1,520 square feet of county heated area with 2 bedrooms and 2 baths, and every one coded Lake land by the Property Appraiser. They form two condominiums, Venetian I (56 units) and Venetian II (48 units) (Lee County Property Appraiser roll, October 4, 2026, our analysis).
Venetian I at Esplanade Lake Club has 56 units in 7 buildings of 8, built 2023 to 2025; Venetian II has 48 units in 6 buildings of 8, built 2023 to 2024. Each has its own condominium association, Venetian I at Esplanade Lake Club Condominium Association, Inc. (filed August 16, 2022) and Venetian II at Esplanade Lake Club Condominium Association, Inc. (filed August 21, 2023), both active on the state record.
Yes. Pulte Homes built 186 twin villas in Esplanade Lake Club, all carrying 1,581 square feet of county heated area. In the 12 months to September 25, 2026 they recorded 19 resales at a $525,000 median, from $475,000 to $950,000, or $332.07 per square foot of county heated area (Lee County Property Appraiser roll (October 4, 2026) and Lee County recorded qualified sales through September 25, 2026, our analysis).
The Esplanade Lake Club association's new-owner packet quotes the Declaration: only an entire home may be leased (HOA new owner registration packet). The packet also reproduces the Declaration's leasing section: a lease runs at least one month, and an owner may lease no more than four times in any 12 months. The same Declaration section sets a minimum lease of one month, allows no more than four leases in any 12 months and bars advertising a home on Airbnb, VRBO or similar sites; any lease fee is not published, and a Venetian unit is also bound by its condominium documents.
The Esplanade Lake Club new-owner packet states that domestic pets are permitted in accordance with the governing documents (HOA new owner registration packet). The Declaration, reproduced in the same packet, allows only common domesticated household pets, requires each pet to be registered with the association and leashed or carried outside the home, and leaves further limits to the board's rules. The community standards allow invisible pet fences in rear yards and bar above-ground fences, and the amenity campus includes a fenced bark park.
Every point tested in Esplanade Lake Club, including four lake-edge points 23 to 35 meters from the water, is FEMA Zone X (area of minimal flood hazard) with no base flood elevation, on panels effective August 28, 2008 (FEMA NFHL). FEMA's pending Lee County revision, scheduled to take effect March 2, 2027 (preliminary issue December 4, 2025), leaves these panels unchanged.
Esplanade Lake Club is in Lee County Evacuation Zone D at every point tested (Lee County Evacuation Zone D sheet). For comparison, Lee County's Ian evacuation order in 2022 covered Zones A, B, mobile homes and parts of C, and Milton's mandatory order in 2024 covered A and B. Lee County's storm surge layer places the community in its Category 4 band.
The School District of Lee County's SchoolSite Locator (2026-2027 plan) returns the same zones at seven Esplanade Lake Club addresses: elementary Zone Q, middle Zone GG and high school South Zone 2 (SchoolSite Locator). Zone Q includes Three Oaks ES and San Carlos Park ES; Zone GG includes Three Oaks MS; South Zone 2 carries district transportation to Fort Myers, Cypress Lake, Estero, Bonita Springs and South Fort Myers high schools.
Southwest Florida International Airport's terminal is 4.3 route miles from the Esplanade Lake Club main entrance, I-75 Exit 128 is 2.5 route miles and FGCU 3.7, measured by road from the main gate. RSW handled more than 11.1 million passengers in 2025, a record, and its 14-gate Concourse E is scheduled for completion at the end of 2027 (Lee County Port Authority, 2026 Airport Industry Day).
From the Esplanade Lake Club main entrance, Fort Myers Beach (Times Square) is 16.4 route miles, the Sanibel Causeway toll plaza 17.7 and Bonita Beach Park 19.7. Bonita Beach Park's parking and amenities are closed from September 8, 2026 for Hurricane Ian repairs, with pedestrian access remaining (Lee County Parks, Bonita Beach Park). The community's own lake has a beach area.
Around Esplanade Lake Club, the Florida Gulf Coast Technology and Research Park across Alico Road holds a Phase 1A development order (November 28, 2023); Alico ITEC Business Park is approved for 1,510,000 square feet of industrial space; and Alico Road Phase 1 widening was permitted February 24, 2025 (Lee County DOT major road projects). FDOT traffic on Alico Road east of Ben Hill Griffin Pkwy rose from 8,200 (2021) to 18,700 (2025).
Esplanade Lake Club has about 352 acres of water marketed as Lake Como, no golf course, and 114 county-recorded sales at a $903,640 median in the 12 months to September 25, 2026. On the same county basis, parcels whose legal description contains MIROMAR LAKES recorded 76 sales at a $1,495,784 median. Miromar Lakes adds a 700-acre lake, beach and an Arthur Hills golf course.
Esplanade Lake Club sellers ask about price, speed, the builder closings on Plat Six, the CDD line, closing costs, association paperwork, flood maps and marketing. Each answer draws on the Lee County record or a posted document, and where a figure is not published, or the MLS was not available, we say so in plain words.
We believe it is the team that prices from the record. McGreevy and Comisar lead Domain Realty Group, the #1 team in Southwest Florida since 2012, Top 1% Real Estate Agents Nationally Since 2008, ranked the #5 real estate team in Florida (RealTrends 2026), with over $2.5 billion sold by our Domain Realty Group team. In the last 12 months we tracked 114 Esplanade Lake Club closings in the Lee County record. Call Jesse direct at (239) 898-6072.
Your Esplanade Lake Club home is worth what comparable homes of the same product, plat and land type support. In the 12 months to September 25, 2026 the county recorded 114 sales at a $903,640 median, but that blends condominiums, villas, detached homes and estates. Ask for a free home valuation or call Jesse direct at (239) 898-6072, and we will price your home against its own product.
In the 12 months to September 25, 2026, Lee County recorded 114 Esplanade Lake Club sales from $365,000 to $2,775,000. By band: 3 from $300,000 to $399,999; 10 from $400,000 to $499,999; 15 from $500,000 to $749,999; 44 from $750,000 to $999,999; and 42 at $1,000,000 and up (Lee County Property Appraiser roll (October 4, 2026) and Lee County recorded qualified sales through September 25, 2026, our analysis).
The median Esplanade Lake Club sale in the 12 months to September 25, 2026 was $903,640 on 114 Lee County recorded sales. The 24-month median was $845,000 on 281 sales, and the 36-month median $800,560 on 514 sales. A median describes the middle of the sales, not the value of a particular home, and here it mixes four very different products.
The 12-month median for Esplanade Lake Club was $361.32 per square foot of county heated area, measured on the 50 sales with a usable heated area. By product: twin villas $332.07, detached homes $494.10, Phase 1 $563.37, Venetian I $276.32 and Venetian II $263.65. County heated area is smaller than MLS living area, so these figures are never compared with an MLS price per square foot.
In the 12 months to September 25, 2026, Esplanade Lake Club resales recorded a $770,000 median on 51 sales, and builder-direct closings (an estimate) a $950,000 median on 63. The gap is mix, not appreciation: the resale pool holds most of the villas and condominiums, while builder-direct closings were Plat Six detached homes. Among detached homes alone, the 25 resales had a $1,450,000 median.
In the 24 months to September 25, 2026, Venetian I at Esplanade Lake Club recorded 33 sales at a $420,000 median, from $350,000 to $490,000, and Venetian II recorded 24 sales at a $400,750 median, from $365,000 to $475,000. In the 12 months, Venetian I recorded 6 sales at a $405,000 median and Venetian II one sale, at $365,000 (Lee County recorded qualified sales through September 25, 2026, our analysis).
The Pulte twin villas in Esplanade Lake Club recorded 19 resales in the 12 months to September 25, 2026 at a $525,000 median, from $475,000 to $950,000, or $332.07 per square foot of county heated area. Over 24 months they recorded 28 sales at a $535,000 median. Corsini Drive led with 9 sales at a $525,000 median, and Canal Grande Drive recorded 6 at $570,000.
Venetian Lagoon Drive single-family homes recorded 3 sales in the 12 months to September 25, 2026, at $2,700,000, $2,775,000 and $2,525,000. They sit in Esplanade Lake Club's Phase 1, which recorded 10 resales at a $2,107,500 median, from $1,595,000 to $2,775,000. The $2,775,000 sale on January 23, 2026 was the highest in the community's 12-month record.
Information not available at time of publishing (checked 2026-10-21). Days on market is a Southwest Florida MLS measure, the MLS was not available to us for Esplanade Lake Club, and the Lee County recorded sales carry no days-on-market field. When we price your home, we bring the MLS pace for comparable homes to the meeting and plan backward from the date you need to close.

If you own a detached home, yes. Plat Six recorded 61 Esplanade Lake Club sales in the 12 months to September 25, 2026 at a $969,462 median, from $674,623 to $1,501,521, and 60 were builder-direct closings (an estimate); the newest builder-direct sale is dated September 10, 2026. We price your home beside those closings and show a buyer what a finished home offers.
In Lee County the seller customarily pays the doc stamps ($0.70 per $100) and the owner's title policy; the contract controls. On a $903,640 Esplanade Lake Club sale that is $6,325.90 in doc stamps and an estimated $4,593.20 for the owner's policy, plus an estoppel of up to $299 per association. The commission is negotiated, and property taxes are prorated. Call Jesse direct at (239) 898-6072 for a net sheet.
In Lee County, including Esplanade Lake Club, the seller customarily selects the title agent and pays for the owner's title insurance policy; the purchase contract controls. The premium follows the promulgated schedule: $5.75 per $1,000 up to $100,000, $5.00 per $1,000 to $1,000,000 and $2.50 per $1,000 from $1,000,000 to $5,000,000. On a $525,000 twin villa that is an estimated $2,700.00.
Yes. The Esplanade Lake Club CDD charge sits on the Lee County property tax bill as non-ad valorem authority 381, so it stays with the parcel and the buyer pays it from the closing date forward; the contract and settlement statement set how the current year is split. The FY2027 totals run from $2,091.20 to $3,444.02 depending on product (CDD Adopted Budget FY2027).
That is a pricing and negotiation decision, not a requirement, and we publish no payoff figure. The per-parcel payoff for an Esplanade Lake Club home comes from the district manager, who needs the parcel number (CDD Frequently Asked Questions). We compare the payoff with what buyers in your product are paying and show you both outcomes on a net sheet before you decide.
No. Paying off the bond ends only the debt portion of the Esplanade Lake Club CDD charge. The operations and maintenance assessment, $1,365.05 per home in fiscal year 2027 (up from $1,306.58 in FY2026), stays on the Lee County tax bill every year because it funds the lake system, preserves and Centerplace Blvd (CDD Adopted Budget FY2027).
Yes. When an Esplanade Lake Club home sells, the buyer's title company requests an estoppel certificate stating what is owed to the association. Florida caps the fee at $299, plus $119 if expedited and $179 more if the account is delinquent, and in Lee County the seller customarily pays it. A Venetian owner may need one from the master association and one from the condominium association.
The Esplanade Lake Club association's new-owner packet asks for the deed and closing statement to go to the management company for account transfer and gate registration (HOA new owner registration packet). Before closing, the title company orders the estoppel. Check the master association's current Sunbiz status at contract, as the buyer's title company will.
Florida's condominium law ties structural integrity reserve studies and milestone inspections to buildings of three stories or more, and we did not find the Venetian buildings' records in the state databases, so we make no claim either way. A Venetian seller should gather the association's budget, reserve schedule and any inspection reports, because a buyer will ask for them under the condominium resale disclosure rules (Florida Statutes s. 718.503).
Private docks in Esplanade Lake Club are allowed only on Designated Private Boat Dock Lots listed in the Declaration's Exhibit G, so the designation is a fact a buyer asks about. We make no claim about what it adds to price. If your lot is designated, we show the exhibit and the dock standards; a new dock costs $7,035 due with the application ($5,000 + $2,000 + $35), of which $5,035 is non-refundable.
Every Esplanade Lake Club point tested is FEMA Zone X, where FEMA notes flood insurance is not federally required, though a lender may still ask for it. Citizens requires flood coverage on wind-covering policies outside the special flood hazard area at Coverage A of $400,000 or more from January 1, 2026, and on all such policies from January 1, 2027; unit-owner condominium policies are exempt (Citizens flood requirement). Buyers ask, so we answer it in the listing.
Not on the record today. FEMA's pending Lee County revision, scheduled to take effect March 2, 2027 (preliminary issue December 4, 2025), leaves the panels covering Esplanade Lake Club unchanged (FEMA Pending NFHL). Every tested point stays Zone X. We put the panel and the pending-map status in your listing file so a buyer's insurer sees it on day one.
A Florida seller must disclose known facts that materially affect value and are not readily observable, under the Florida Supreme Court's decision in Johnson v. Davis; an "as is" contract does not remove that duty. Buyers also receive the property tax disclosure summary (s. 689.261) and the HOA disclosure summary (s. 720.401). Venetian resales add condominium documents.
We market an Esplanade Lake Club home on the facts buyers transact on: product and plat, land type, the FY2027 CDD class, the lake connection to the Miromar Lakes water, any dock-lot designation and the Zone X flood panel. Then we add cinematic video, drone, professional photography and our qualified-buyer database. Call Jesse direct at (239) 898-6072 to see a marketing plan.
Yes, where discretion matters we can market an Esplanade Lake Club home privately to qualified buyers before, or instead of, a full public launch. Off-market exposure trades reach for privacy, so we weigh it against your price and timing, and the listing agreement sets exactly how the home is marketed. Confidential conversations are welcome at (239) 898-6072.
We price each Esplanade Lake Club home against its own product. Venetian condominiums are priced against Venetian sales (24-month medians of $420,000 and $400,750), twin villas against the 19 villa resales at a $525,000 median, detached homes against the 88 detached sales at a $977,454 median, and Phase 1 estates against the 10 Phase 1 resales at a $2,107,500 median. The community median is never your price.
The Lee County record gives annual counts, not a monthly pattern we trust for Esplanade Lake Club, so we make no seasonal claim. Monthly MLS pace was not available: Information not available at time of publishing (checked 2026-10-21). We build your calendar from the date you need to close, leaving room for the inspection, the estoppel, the buyer's lender and the association's gate registration.
The Esplanade Lake Club medians have not fallen on the record: $903,640 in the 12 months to September 25, 2026, against $845,000 over 24 months and $800,560 over 36. By calendar year, the 2025 median was $902,281 and the 2026 median to September 25 was $905,000. Those moves mostly reflect mix, as builder-direct Plat Six closings shifted the sales toward detached homes.
That depends on your plans and the governing documents. The Esplanade Lake Club new-owner packet quotes the Declaration: only an entire home may be leased; the packet also reproduces the Declaration's leasing section, which sets a one-month minimum lease and no more than four leases in any 12 months, so plan a rental around those limits. The CDD charge, master assessment and any condominium assessment continue while you rent. We can show you a sale net sheet beside the carrying costs.
Florida's portability rule lets an owner move part of the Save Our Homes assessment benefit from a homestead to a new Florida homestead by applying with the property appraiser where the new home sits, within the deadline the law sets. If you are selling an Esplanade Lake Club homestead and buying again in Florida, start with the Lee County Property Appraiser, which handles portability applications for Lee County homes.
Lee County taxes are paid in arrears, so at an Esplanade Lake Club closing the seller credits the buyer for the days the seller owned the home that year. Before the bill is issued, the title company customarily prorates on the prior year's bill and applies the 4 percent November discount (Lee County Tax Collector). The CDD charge rides on the same bill.
On the same county basis in the 12 months to September 25, 2026, Esplanade Lake Club recorded 114 sales at a $903,640 median and $361.32 per heated square foot, while parcels whose legal description contains MIROMAR LAKES recorded 76 sales at a $1,495,784 median and $473.78 per heated square foot. Our Miromar Lakes page carries its own MLS figures, which are not compared with county medians.
No separate club membership, initiation fee or food minimum appears in the records we read for Esplanade Lake Club; the amenities are association property. Confirm in the Declaration. On the records we read, a sale here carries no membership transfer to negotiate, but the buyer does take on the master association assessment, which is not published, so the estoppel certificate sets the figure at closing.
Our listing fee is set in a written listing agreement and is negotiable; we print no rate, because the right number depends on the home, the marketing plan and the services you choose. Every cost of your Esplanade Lake Club sale, including our fee, doc stamps, the owner's title policy and estoppels, goes on your net sheet before you sign. Call Jesse direct at (239) 898-6072.
