If you own a home in Artesia and are thinking about selling, or you are comparing Artesia with the golf communities around it, Jesse McGreevy and Marc Comisar wrote this page for you. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings, Top 1% Real Estate Agents Nationally Since 2008, with over $900 million in personal sales, and Jesse has worked Southwest Florida real estate since 2004. Artesia is a gated, master-planned community of 666 homes in Naples, Florida. It sits on Barefoot Williams Road north of Tower Road in ZIP 34113, about a mile from the Rookery Bay reserve, on 261 acres with more than 111 acres of preserves and lakes (Artesia Naples Master Association). WCI Communities started it in 2006, Lennar finished it, and there is no community development district, no golf course and no club membership to buy (2026 Master Sales Application package).
McGreevy and Comisar are the best realtor for Artesia in Naples because they pair career-scale results, the #5 real estate team in Florida in the 2026 RealTrends rankings and over $900 million in personal sales, with a record-by-record read of Artesia itself: its 2026 master budget, nine fee classes, four condominiums, FEMA map change and 53 MLS closings.
If you’re searching for the best realtor for Artesia, whether you’re ready to sell your Artesia home or buy your next one, McGreevy and Comisar is the team that delivers. We lead Domain Realty Group, the #1 real estate team in Southwest Florida since 2012, Top 1% Real Estate Agents Nationally Since 2008, with over $2.5 billion sold as a team and $900 million in personal sales between Jesse and Marc. Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day.
The Artesia market, last 12 months: We tracked 53 Artesia closings in the Southwest Florida MLS, $30,913,500 in volume, at a $530,000 median and a range of $230,000 to $975,000 (closed sales Aug 11, 2025 to Aug 11, 2026). The median days on market was 86 (50 of 53 sales reporting) and the median sale-to-list ratio 96.0 percent.
Those 53 sales mix nine very different products under one community name. A second-floor Mansions condominium of about 1,100 square feet and a two-story Grand Villa of 3,000 square feet both close as “Artesia” in the MLS, and they carry different association fees: $912 a quarter for every condominium home and $1,138 to $1,300 a quarter for the single-family classes in the 2026 budget (2026 package). An Artesia seller who prices from the community median, without separating product, misprices the home. As the leaders of Domain Realty Group, whose team has closed over $2.5 billion in real estate, we read the product, the fee class, the flood certificate and the comparable sales together before we set a list price. Sellers across the city compare the best real estate agents in Naples before they sign a listing agreement, and this page is our case for Artesia in particular. You can read more about McGreevy and Comisar and how the team works.
For Artesia sellers: professional photography, video and drone, a qualified-buyer database built over two decades, and quiet, off-market options when you want discretion. Artesia’s no-CDD, no-club fee structure is a selling point we put in front of buyers who are comparing it with golf communities next door.

Artesia, Naples is a finished, gated community of 666 homes on Barefoot Williams Road, with no CDD and no golf, where nine product classes share one master association and one clubhouse. The eight facts below change an Artesia buying or selling decision most, each with its source and date.
Living in Artesia, Naples means a gated neighborhood of villas, single-family homes and small condominium buildings around a 20-acre lake, with one clubhouse every owner already pays for, no golf or club dues, a 30-day rental floor, and Rookery Bay, Marco Island and the Collier Boulevard shops within a 15-minute drive.
Artesia is finished. The association bills exactly 666 homes in nine classes in its 2026 budget, the same 666 its history deck counts street by street (2026 package; history deck), so a buyer moves onto a complete street, not a construction site. The developer era is over in practice: the last Lennar phases were selling in 2019, when the Naples Parade of Homes showed a 2,630 square foot Lennar Trevi model on Vizcaya Lane (the 2019 Parade of Homes program).
The community is organized as one master association, Artesia Naples Master Association, Inc., Sunbiz document N06000003298, active since March 23, 2006 (Sunbiz), with four condominium associations underneath it for the Mansions, Village Homes, Carriage Homes and Coach Homes. Every single-family home, villa, cottage and bungalow belongs to the master only. That two-layer structure is the first thing to understand when you shop here, because it decides whether you pay one fee or two.
If you are just starting, our guide to buying a home in Naples covers the steps from pre-approval to the HOA disclosure Florida requires in every Artesia contract, and our Naples seller guide covers listing.

A typical Artesia day runs through the amenity center at 1460 Santiago Circle: the fitness and aerobics rooms in the morning, the beach-entry pool and pickleball courts by midday, and the theater, card rooms or a resident club in the evening (Artesia amenities). The association’s committees, a Resident Council, Building and Grounds, Documents, Finance, House Activities and Safety, run much of the calendar, and owners can vote online (2026 package handbook). The lakes are for looking at, not boating: the Declaration bars swimming, boating and fishing on every Artesia lake (Declaration 6.22, summarized in the handbook).
Bundled services are part of daily life. Every home gets Xfinity TV and internet “up to 1000 Mbps” through the master’s bulk agreement, and lawn and landscape care for common areas and the single-family products runs through the master’s contractor (handbook, Services and Landscaping, 2026 package).
Artesia is gated, and the gate is electronic. Residents register vehicles with the manager and enter by gate sticker, clubhouse key fob or PIN, and an optional MyQ app issues guest passes for a small annual fee (handbook, Security). The master budgets a gate monitoring contract of $7,200 for 2026 and keeps cameras at the gatehouse (2026 budget). The association also has an agreement with the Collier County Sheriff’s Office to enforce traffic and parking rules, and the speed limit is 25 mph (handbook, Traffic Regulation).
Artesia’s 666 homes divide into 172 condominium homes in four condominiums and 494 single-family-style homes in five billing classes (2026 budget). Homes run from 1,096 square feet in a Mansions residence to more than 3,000 square feet in a two-story Grand Villa (Artesia living-here page). The product decides the fee, the flood certificate, the rental rules that apply on top of the master’s, and the realistic resale band. The full inventory is below in the product section.
Artesia is not age-restricted: no 55-and-over rule appears in the association’s published documents, and the master FAQ answers its standard questions without one (2026 package FAQ). The community draws full-time residents who want new-construction-era homes without golf dues, seasonal owners who rent within the 30-day rules, and buyers moving down from larger homes elsewhere in Naples. The zoned public schools are Manatee Elementary, Manatee Middle and Lely High (Collier County Public Schools lookup, school year 2026 to 2027).
The Artesia market over the 12 months to August 11, 2026 recorded 53 closed sales at a $530,000 median, from $230,000 to $975,000, with $30,913,500 in volume, all filed under one MLS name, so the median blends condominiums and single-family homes (Southwest Florida MLS).

The $530,000 median is the middle of 53 sales that include every product. By MLS building design, 44 single-family sales closed at a $592,000 median and 5 low-rise condominium sales at a $420,000 median; the other four were two townhouses and two attached villas (Southwest Florida MLS). Treat the median as a community marker, not a price for any one home: the low end of the range sits in the condominium classes and the high end in the single-family classes.
Fifty-three sales against 666 homes means about 8 percent of the housing stock changed hands in 12 months (our arithmetic: 53 / 666 = 7.96 percent). The master association’s own books point the same way: its 2025 income statement records $94,500 of general capital contributions and $31,500 of landscape capital contributions, which at $2,250 and $750 a closing works out to about 42 resale closings in calendar 2025 (2026 package; our arithmetic). The two counts use different windows, so they will not match exactly.
A second Matrix pull of the same 53 sales adds list price, days on market and MLS living area: a median 86 days on market (50 sales reporting), a 96.0 percent median sale-to-list ratio and a $298 median sold price per square foot (MLS living area). On October 22, 2026, 11 Artesia homes were listed at a $495,000 median list price, about 2.5 months of supply.
Artesia began as rural land zoned agricultural, became the Lands End Preserve PUD in 1994, was bought by WCI Communities in 2005, stalled in WCI’s 2008 bankruptcy, passed to an Avanti fund in 2012, returned to WCI in 2014 and was finished by Lennar, which bought WCI in 2017 (association history deck).
The association’s own history, compiled by an owner volunteer from recorded instruments, traces the land to parcels assembled in 1988 and 1989 and mortgaged with a covenant allowing “a commercial fill pit operation on at least 120 acres of the property with a minimum depth of 10 feet” (history deck). A 1990 state environmental letter ordered fuel drums and solid waste removed from the site (same source). That fill-pit past is the most likely reason Artesia has so much open water today, more than 111 acres of preserves and lakes including a central 20-acre lake (Artesia living-here page).
The county still calls the land Lands End Preserve. Collier’s PUD layer records LANDS END PRESERVE, ordinance 03-04, petition PUD-89-33, status active, AKA “Barefoot Bay”, with a polygon of about 264.2 acres (Collier PUD layer). The history deck records that Ordinance 94-43 of September 13, 1994 first rezoned the land from agricultural to a PUD of 262.9 acres and 786 units, and that Ordinance 03-04 of January 14, 2003 replaced it and cut the cap to 725 units; the commission minutes of that day record the amendment “reducing the total number of dwelling units from 786 units” (BCC minutes, Jan 14, 2003). Artesia was built out at 666 homes, below the 725 cap.
WCI Communities bought the property on December 9, 2005 and began development in 2006 (history deck). Its 2006 offering priced Mansions condominiums from $314,000 and the largest Preserve Estates homes up to $1,055,000, base prices dated August 1, 2006 (history deck, “WCI 2006 Offering”). Several of those 2006 products, including the Sanctuary Homes and Preserve Estates, were never built.
WCI filed Chapter 11 on August 4, 2008 (WCI release filed with the SEC) and emerged as a private company in September 2009 (Reuters). A Naples Daily News article of July 11, 2011, quoted in the history deck, described Artesia owners who felt “abandoned by their developer” (history deck). In early 2012 a fund of Avanti Properties Group bought “262 acres in the partially developed residential community of Artesia for a total of $5 million” (Business Observer, Feb 4, 2012). The Avanti holding entities, named ARTESIA NAPLES ASLI VI partnerships, are on the Florida register and are now inactive (Sunbiz).
The same period dissolved Artesia’s special district. Collier created an Artesia Naples Community Development District by Ordinance 2006-33 and dissolved it by Ordinance 2009-47 under section 190.046(9), Florida Statutes (BCC minutes, Nov 27, 2007; BCC minutes, Sep 15, 2009). That is why Artesia owners pay no CDD assessment today.
WCI bought Artesia back for $13,713,895 on May 22, 2014 (history deck), and the News-Press reported that June that “WCI Communities has purchased Artesia Naples, a 261-acre gated community” (News-Press, Jun 29, 2014). A 2014 Hearing Examiner decision amended the PUD’s off-site transportation commitments for the new owner (Collier Clerk, HEX 2014-09). WCI reopened sales in June 2015 with six furnished models, homes “priced starting at $189,990” and a new clubhouse (Naples Daily News, Jun 14, 2015). Commissioners approved plats for Artesia Naples Phase 3A in 2015 and Phase 3B in 2018 (BCC recap, Sep 8, 2015; BCC recap, Apr 24, 2018).
Lennar completed its acquisition of WCI on February 10, 2017 (Lennar investor release; PR Newswire) and built the final phases. The history deck credits Lennar with the Coach Homes and part of the Village Homes, and WCI with the Mansions and Carriage Homes (history deck).
The Artesia master plan is 666 homes on 261 acres, laid out around a central 20-acre lake with more than 111 acres of preserves and lakes, on platted streets north of Tower Road, and in October 2026 it is fully built: the master bills the same 666 homes its history deck counts (Artesia living-here page; 2026 package).
Water is Artesia’s landscape. The association describes more than 111 acres dedicated to nature preserves and lakes, including the central 20-acre lake that the clubhouse faces (Artesia living-here page). The master runs aeration on 10 lakes and waterways and added a central lake fountain in its 2021 to 2023 projects (Artesia amenities). Its 2026 reserve schedule carries the front fountain structure for replacement in 2026 at $200,000 and lake aeration equipment for 10 ponds at $106,027 (2026 package). The association’s home page once printed “more than 11 acres”, which is a typo against the 111 acres repeated on the living-here page.
The association’s history deck counts Artesia in 14 street groups: Marton (61 homes), Parnell (36), Vizcaya (42), Artesia Drive West (23), Petone (17), Kendari (51), Manado (43), the Mansions (69 in 23 buildings), the Santiago Circle villas (68), the duplex Villas (74 in 37 buildings), the Lucena group (46), the four-plex Carriage and Coach Homes (56 in 14 buildings), the Village Homes (47) and one more single-family group on Oceania Drive South, 666 homes in 541 buildings in all (history deck). Collier’s address-point layer files those streets under ten subdivision and condominium codes (Collier address points).
Artesia is complete. The zoning allows up to 725 units under Ordinance 03-04, and 666 were built (history deck). The master association’s January 1, 2026 FAQ still carries a standard declarant answer, but the billed unit count equals the built count, so no developer lots remain to compete with resales (2026 package FAQ). For a seller, that means competition comes only from other resales, never from a builder’s spec homes.
WCI’s 2006 price sheet listed Sanctuary Homes from $675,000 to $812,000 and Preserve Estates from $825,000 to $1,055,000 (history deck). Neither appears in the 2026 billing classes. WCI’s 2006 brochure also promised tennis and indoor racquetball, which were not built; the courts are pickleball and bocce (history deck; Artesia amenities).
An Artesia Grand Villa on Vizcaya Lane, a Mansions condominium on Santiago Circle and a Village Home on Medan Court are three different sales with three different fee classes. Selling? Artesia is governed by Artesia Naples Master Association, Inc., which owns the common areas and clubhouse and bills every home, plus four condominium associations that govern the Mansions North, Village Homes, Carriage Homes and Coach Homes buildings; single-family homes belong to the master only, and there is no CDD (Sunbiz).
The master is a Florida not-for-profit corporation, document N06000003298, filed March 23, 2006, active, with amended and restated articles filed October 8, 2014 and an amendment filed October 14, 2019; its 2026 annual report was filed April 6, 2026 and its registered agent is a Fort Myers community-association law firm (Sunbiz). Its office is in the clubhouse at 1460 Santiago Circle, Naples, FL 34113, and the master is managed by Seacrest Southwest (Artesia sales and leasing page). Voting is one vote per lot, unit or parcel (2026 package FAQ).
Four condominiums sit under the master, each a separate Florida corporation: Mansions North at Artesia Naples Condominium Association (N08000000774), Village Homes at Artesia Naples Condominium Association (N07000006636), Carriage Homes at Artesia Naples Condominium Association (N16000004476, filed April 29, 2016) and Coach Homes at Artesia Naples Condominium Association (N17000003258) (Sunbiz entity list). Condominium owners pay their condominium’s fee in addition to the master assessment, and Chapter 718, Florida Statutes, governs those four associations. The master’s sales page lists the Carriage Homes as managed by Guardian Property Management and the Coach and Village Homes by Seacrest Southwest (Artesia sales and leasing page); the two association documents disagree on the Mansions manager, so a Mansions buyer confirms it in the condominium’s estoppel.
Grand Villas, Villas, Cottage Homes, Garden Villas and American Bungalows have no separate recorded association. The master’s FAQ lists local boards for Grand Villas, Villas and Garden Villas, which work as neighborhood committees inside the master (2026 package FAQ). A single-family owner pays one fee, the master’s, and the master’s Declaration governs leasing, pets and architecture.
No. Collier created the Artesia Naples Community Development District by Ordinance 2006-33, amended it by 07-45 and dissolved it by Ordinance 2009-47 (BCC minutes, Sep 15, 2009; Collier ordinance index). Collier’s live CDD layer shows no district over Artesia (Collier CDD layer). There is no CDD line on an Artesia tax bill.
No. The clubhouse is master-association common property, and the master’s FAQ answers “No” to whether owners must pay rent or land-use fees for recreational facilities (2026 package FAQ). There is no initiation fee, no equity and no food minimum.
The Artesia fee stack is the 2026 quarterly master assessment, $912 for every condominium home up to $1,300 for a Grand Villa with irrigation, plus a separate condominium fee for the four condominiums, plus a $3,000 capital contribution the buyer pays at closing; there is no CDD and no club fee (2026 package).
Billing class (2026 budget) | Homes | Quarterly master fee | Yearly (our arithmetic) | Association layers |
|---|---|---|---|---|
Mansions North condominium | 69 | $912 | $3,648 | Master plus Mansions condo fee |
Village Homes (Village East) condominium | 47 | $912 | $3,648 | Master plus Village Homes condo fee |
Carriage Homes condominium | 24 | $912 | $3,648 | Master plus Carriage condo fee |
Coach Homes condominium | 32 | $912 | $3,648 | Master plus Coach condo fee |
Cottage / Villas (duplex) | 74 | $1,138 | $4,552 | Master only |
Villas / Patio, 46 ft lots | 159 | $1,231 | $4,924 | Master only |

American Bungalow / Garden Villas | 59 | $1,299 | $5,196 | Master only |
Grand Villas / Executive, 52 ft with irrigation | 8 | $1,300 | $5,200 | Master only |
Total | 666 |
Source: Artesia Naples Master Association 2026 approved budget (2026 package). Yearly figures are four times the quarterly fee.
Each quarterly bill has three parts: an operating share of $474 to $863, a Comcast bulk charge of $307 for every home, and a reserve share of $130 or $123 depending on the class (2026 budget). The Comcast line buys Xfinity TV Digital Starter and HD, one HD DVR, three HD boxes and Xfinity internet “up to 1000 Mbps” for every home (handbook, Services). The operating share pays for the clubhouse, pool, gate, common landscaping, lakes, insurance and management. For the single-family products, the master’s landscape contractor trims plants and trees under 14 feet; trees over 14 feet are the owner’s (handbook, Landscaping).
All figures are our arithmetic on the 2026 approved budget (2026 package).
A buyer pays a capital contribution at closing: “Current Total, $3,000”, of which the landscaping capital contribution is $750 (2026 package FAQ). It is a buyer cost in the association’s documents, and the purchase contract decides any credit between the parties.
The master’s 2026 approved budget totals $3,138,495 of income, including $1,920,485 of maintenance assessments, $335,000 of reserve revenue and $819,110 for the Comcast bulk agreement (2026 budget). At December 31, 2025 the master held $1,647,755.88 in cash, of which $600,878.83 was reserve cash (fund balance sheet, same package). The reserve schedule lists the clubhouse roof at $204,823, clubhouse windows and doors at $195,184, the geothermal pool heaters at $54,218 due in 2026, the irrigation pump station at $112,476 and an Emergency/Storm Clean Up Fund of $25,750 (same package). No special assessment appears in the published 2026 package.
The four condominium associations do not publish their fees on the master’s site, and the MLS extract behind this page does not hold the association fee field. A buyer gets the condominium budget and fee in the Chapter 718 disclosure documents before closing; confirm the current fee with the condominium’s manager before you write. Property taxes depend on each home’s assessed value and homestead status and are not estimated here.
Artesia homes come in nine billed products: four condominiums (Mansions North, Village Homes, Carriage Homes, Coach Homes) and five single-family classes (Grand Villas, Villas, Cottage Homes, Garden Villas and American Bungalows), from 1,096 square feet to more than 3,000 square feet (Artesia living-here page; 2026 budget).
The Mansions are WCI’s 69 condominium homes in 23 buildings, three residences per building: “the exterior reminiscent of a large home, but in fact include three separate residences ranging from 1,096 sq.ft. to 1,583 sq.ft.” (Artesia living-here page; history deck). WCI’s 2015 models were the second-floor Ashley of 1,056 square feet with a one-car garage and the two-story Alexandria of 1,526 square feet with a two-car garage (Naples Daily News, Jun 14, 2015). Addresses run 1359 to 1383 Artesia Drive East and 1387 to 1447 Santiago Circle (2026 package). The Mansions are the entry point to Artesia ownership.
The 47 Village Homes are one- and two-story townhouse-style condominium homes: “two to three bedrooms, two and two and a half bath, and span 1,189 to 2,017 square feet” (Artesia living-here page). Both WCI and Lennar built them, on Antaras Court, Genovesa Court, Medan Court, Penrose Court, Santorini Place and Oceania Drive North (history deck). WCI’s 2006 sheet described them as “one-and-two-story residences that provide the freedom of a single-family home with the carefree benefits of a townhouse” (same source).
The Carriage Homes are WCI’s 24 condominium homes in six four-unit buildings, two up and two down, 1,833 to 2,152 square feet with two-car garages, at 1590 to 1610 Oceania Drive South (Artesia living-here page; history deck). The condominium association was filed in 2016 and is managed by Guardian Property Management (Artesia sales and leasing page).
Lennar built the 32 Coach Homes in eight four-unit buildings at 1614 to 1642 Oceania Drive South: three bedrooms, two baths, 1,741 to 2,110 square feet, with attached two-car garages (Artesia living-here page; history deck). The Coach Homes are the same four-plex product as the Carriage Homes in a separate association, so we cover them on the Carriage Homes page.
The Grand Villas are Artesia’s largest group, 194 homes on 52-foot executive lots plus 8 more billed with irrigation (2026 budget). They are one-story single-family homes of 1,822 to 2,506 square feet, with two two-story models of 2,782 to 3,010 square feet, each with an attached two-car garage (Artesia living-here page). WCI’s 2015 Grand Villa models were the Martinique, 3 bedrooms and 3.5 baths at 2,506 square feet, and the Key Largo, 3 bedrooms plus den at 2,389 square feet (Naples Daily News, 2015); Lennar’s 2019 Trevi model on Vizcaya Lane was 2,630 square feet (the 2019 Parade of Homes program).
The 159 Villas are single-story detached homes on 46-foot lots: “single story homes with an attached two car garage. Units range from 1,593 to 1,916 sq.ft.” (Artesia living-here page). WCI’s 2015 Villa model, the Nautilus, had 2 bedrooms, 2 baths and a flex room in 1,903 square feet (Naples Daily News, 2015). Villas carry the $1,231 quarterly class (2026 budget).
The 74 Cottage Homes stand in 37 two-unit buildings, “each side having up to 1,724 sq.ft. and a 2 car attached garage”, most of them on Santiago Circle (Artesia living-here page; history deck). They bill at $1,138 a quarter, the lowest single-family class (2026 budget).
The 59 homes in this class are two-story Garden Villas of about 2,100 square feet with a covered porch, courtyard and attached two-car garage, and American Bungalows that WCI priced in 2006 at 1,555 to 1,973 square feet (Artesia living-here page; history deck). WCI’s 2015 Garden Villa model, the Hatteras, had 3 bedrooms, 3.5 baths and two owner’s suites in 2,069 square feet (Naples Daily News, 2015).

The Artesia clubhouse is an amenity center of about 8,400 air-conditioned square feet on a 3-acre campus at 1460 Santiago Circle, with a resort-style beach-entry pool, fitness and aerobics rooms, a theater, library, billiards, card and craft rooms, a cafe, pickleball and bocce courts and two dog parks, all owned by the master association and included in every owner’s assessment (Artesia amenities).
The association lists a fitness center and aerobics room, a billiards room, a theater, a library, craft and card rooms and a cafe in “approximately 8,400 square feet of air-conditioned area” (Artesia amenities). WCI’s 2015 opening release measured the same building as 9,215 square feet of social and recreational space and 11,845 square feet in total including shaded outdoor seating (Naples Daily News, Jun 14, 2015); the difference is what each source counts. The theater seats 35, with 21 theater seats and 14 chairs, and runs a monthly film schedule (handbook, 2026 package).
The pool is resort-style with a beach entry (Artesia amenities), and WCI described “a beach entry and dedicated lap lanes” at opening (Naples Daily News, 2015). It is heated by geothermal heaters, a reserve component scheduled for replacement in 2026 at $54,218 (2026 package).
Artesia has two dog parks, one for large and one for small dogs, outdoor ping pong and corn hole, and a tiara-jet fountain on the 20-acre central lake, several added in the association’s 2021 to 2023 projects (Artesia amenities). The lakes are aesthetic and for drainage: swimming, boating, fishing and floats are not permitted on any Artesia lake (Declaration 6.22, handbook).
The master association owns them, and every owner already pays for them through the quarterly assessment; there is no separate membership, no initiation fee and no rent for recreational facilities (2026 package FAQ).
No. Artesia has no golf course, no golf membership and no club; the nearest public golf is Lely Resort’s Flamingo Island course, about 3.6 road miles and 13 free-flow minutes from the clubhouse, and private golf communities such as Eagle Creek and Treviso Bay sit within a mile (Lely Resort Flamingo Island; OSRM routing, Oct 2026).
Flamingo Island at Lely Resort is a par-72, 7,095-yard Robert Trent Jones Sr. design at 8004 Lely Resort Boulevard (Lely Resort Flamingo Island). Eagle Creek’s private, member-owned club is about 0.6 mile from Artesia across US 41 East, and the Treviso Bay golf club is inside the Wentworth Estates PUD next door (Collier PUD layer). For golf, an Artesia owner pays as a public player or joins a club elsewhere.
Artesia has no beach and no boat docks, but Rookery Bay’s Environmental Learning Center is 1.7 road miles away, the Collier Boulevard Boating Park ramp near the Marco Island bridge is 6.6 miles, and Tigertail Beach on Marco Island is about 10.7 road miles, with free beach parking for Collier residents who hold a county permit (Rookery Bay; Collier Boulevard Boating Park).
The Rookery Bay National Estuarine Research Reserve’s Environmental Learning Center at 300 Tower Road opens Tuesday to Saturday, 9 am to 4 pm, from October to June, and offers kayak rentals and guided tours (Rookery Bay ELC; Rookery Bay kayak tours). From the Artesia clubhouse it is about 7 free-flow minutes (OSRM, Oct 2026).
Collier Boulevard Boating Park at 3620 Collier Boulevard has two ramps open sunrise to sunset and reopened in 2025 after rehabilitation, with a $10 launch fee and $10 parking unless the driver holds a Collier County resident beach parking permit (Collier Boulevard Boating Park; Collier County, Aug 2025). Collier residents and property taxpayers can get a free annual beach parking permit valid at county and City of Naples beaches (City of Naples beach parking); Tigertail Beach charges $10 to park without one (City of Marco Island).
Artesia has three pickleball courts, one doubling as a multipurpose court, and two bocce courts beside the clubhouse, all built in the association’s 2021 to 2023 projects; there are no tennis courts, although WCI’s 2006 brochure promised tennis and indoor racquetball (Artesia amenities; history deck).
Courts are open to every owner and approved tenant with a clubhouse fob (handbook, Security). For tennis, players use public courts or a club elsewhere; Artesia’s own program is pickleball and bocce (Artesia home page).
Artesia’s fitness center and aerobics room sit inside the amenity center, with new flooring and three new machines added in the 2021 to 2023 projects, and the theater, library, cafe and card rooms carry the social calendar; there is no restaurant or bar, and no food minimum (Artesia amenities).
The handbook names a Resident Council and committees for Building and Grounds, Documents, Finance, House Activities and Safety, and owners vote online through Simply Voting (handbook, 2026 package). The pool party and event space added in the 2021 to 2023 projects hosts community events (Artesia amenities).
Artesia sits about a mile inland from Rookery Bay in FEMA’s coastal AE flood zone and in hurricane evacuation Zone A, Collier’s first zone ordered out, and its homes date from 2006 to 2019, built to Florida Building Code wind standards; no public record found shows Ian’s surge entering Artesia homes (FEMA NFHL; Collier evacuation zones).
Hurricane Ian on September 28, 2022 produced “maximum inundation of 6 to 9 ft AGL” in Naples, the National Hurricane Center reported (NHC Tropical Cyclone Report, Ian). Hurricane Irma struck Collier County on September 10, 2017 (Wikipedia, Hurricane Irma). The association’s 2026 reserve schedule keeps an Emergency/Storm Clean Up Fund of $25,750 (2026 package). We found no public report, association notice or news story describing Ian surge inside Artesia homes, so this page does not claim either that homes flooded or that they stayed dry; ask the seller and the association for the history of any specific home.
Collier’s Florida Building Code 8th Edition wind maps put the Artesia master office at 166 mph for ordinary homes (Risk Category II), with 152 mph for Category I, 179 mph for Category III and 187 mph for Category IV ultimate design wind speeds (Collier FBC8 wind layers, point query Oct 2026). Homes built from 2006 onward were permitted under modern Florida codes; each home’s wind-mitigation report shows what it actually has.
Collier’s basin layer places Artesia in “Miscellaneous Coastal Basins” with an allowable discharge of 0.15 cubic feet per second per acre (Collier basins layer). The master pays for lake maintenance, aeration on 10 lakes, littoral planting and water-use-permit monitoring (2026 package).
Artesia is mostly in FEMA Zone AE with an 8-foot base flood elevation: 49 of 58 sampled addresses returned AE 8 ft, 8 returned Zone X and one fell between polygons, on FIRM panels 12021C0612J and 12021C0615J effective February 8, 2024, and the preliminary map shows no change (FEMA NFHL; Collier floodplain management).

Source: FEMA National Flood Hazard Layer point queries, Oct 17, 2026 (FEMA NFHL). The AE zone here is a coastal floodplain, driven by storm surge. The Zone X points are building pads raised by fill inside the AE network, not separate neighborhoods, so a buyer must check each home by address.
Artesia elevation certificates prepared in 2014 cite FIRM panel 12021C0612H, effective May 16, 2012, Zone AE with a 6.0-foot BFE; the 2024 map raised the BFE at those homes to 8.0 feet (Collier elevation certificate, 1347 Artesia Dr E; FEMA NFHL). Collier adopted the 2024 coastal map on February 8, 2024 after FEMA’s Letter of Final Determination of August 8, 2023 (Collier floodplain management).

Source: 2014 elevation certificates in Collier’s public certificate library (example certificate). Five of the six sampled homes now sit 0.08 to 0.74 feet below the 8.0-foot BFE. They met the 2012 map when built. Flood insurance pricing and any future substantial-improvement work are measured against the current map, so each buyer should read the certificate for the home in question.
FEMA’s preliminary Collier map shows no zone or BFE change at any sampled Artesia point: panel 12021C0612K repeats AE 8 ft or X at the same points, and panel 0615 is not being revised. Collier opened the 90-day appeal period on August 19, 2026 (Collier County, proposed flood map).
None of the 58 sampled points is inside Collier’s Coastal High Hazard Area polygon (Collier CHHA layer).
Insurance in Artesia turns on two documents, the home’s elevation certificate against the 8-foot BFE and its wind-mitigation report: lenders require flood insurance on mortgaged homes in Zone AE, Collier’s CRS Class 5 rating discounts eligible NFIP premiums by 25 percent, and Florida’s private market has grown as Citizens shrank (Collier floodplain management; Citizens, Dec 10, 2025).
Unincorporated Collier County is a Community Rating System Class 5 community, worth a 25 percent discount on eligible NFIP flood premiums (Collier floodplain management). A home in Zone AE with a federally backed mortgage must carry flood insurance; a home on an X pad does not have the lender mandate but sits beside AE ground.
Citizens Property Insurance expected its policy count to fall to 385,000 by the end of 2025, down 73 percent from its October 2023 peak, after more than 546,000 policies moved to private carriers through depopulation in 2025 (Citizens release, Dec 10, 2025). Florida’s insurance regulator publishes the approved take-out companies (Florida OIR). For the four condominiums, the condominium association insures the buildings and the owner insures the interior; for single-family homes the owner insures the whole house.
Artesia is zoned to Manatee Elementary, Manatee Middle and Lely High: eight sampled addresses across seven of the ten Artesia codes returned those three schools in Collier County Public Schools’ lookup for school year 2026 to 2027, and the district’s 2026 Accountability Brief grades Manatee Elementary and Manatee Middle “A” and Lely High “B” for 2025 to 2026 (CCPS address lookup; CCPS 2026 grades).

Sources: CCPS 2026 Accountability Brief; drive times OSRM, Oct 2026. The district itself earned an “A” for 2025 to 2026, its ninth straight, sixth of Florida’s 67 districts (same brief).
Charter options in the district include Marco Island Academy, a high school at 2255 San Marco Road, and Marco Island Charter Middle at 1401 Trinidad Avenue (CCPS charter schools). Charter enrollment is by application, not by zone.
The closest hospital and emergency room to Artesia is Physicians Regional Medical Center on Collier Boulevard, a 130-bed acute care hospital about 5.8 road miles and 13 free-flow minutes away; NCH Baker Hospital downtown is about 22 minutes and NCH North Naples about 34 minutes (Physicians Regional Collier Boulevard; OSRM, Oct 2026).
Physicians Regional Collier Boulevard at 8300 Collier Boulevard is “a 212,400 square-foot, 130-bed acute care facility” with 24-hour emergency services (Physicians Regional Collier Boulevard; Physicians Regional emergency department). NCH lists an urgent care on Collier Boulevard in ZIP 34113 (NCH locations). NCH Baker Hospital, 350 7th Street North, is 10.0 road miles and NCH North Naples Hospital is 17.8 road miles from the clubhouse (OSRM).
Artesia is about 9.1 road miles and 19 free-flow minutes from Fifth Avenue South, 7.0 miles and 13 minutes from the Marco Island bridge, 8.9 miles from I-75 at Exit 101 and 42.2 miles, about 58 minutes, from Southwest Florida International Airport, measured from the master office at 1460 Santiago Circle (OSRM routing, Oct 2026).

The nearest supermarket is the Publix in Freedom Square at 12707 Tamiami Trail East, which also hosts the Xfinity store named in the association handbook (handbook, Services). The Home Depot opened its Southeast Naples store at 11880 Tamiami Trail East in June 2026 (Home Depot). Utilities are Florida Power and Light for electricity and Collier County for water, sewer, trash and recycling (handbook, Utilities).
Near Artesia, a Home Depot opened in June 2026 about a mile away, the I-75 interchange at Collier Boulevard is being rebuilt through the end of 2026, a citrus grove east of Collier Boulevard was approved for a private golf course instead of 423 homes, and several small vehicle-storage and residential rezonings sit within two miles; nothing approved changes Artesia’s own zoning (Home Depot; SWFL Roads).
The Home Depot opened its third Collier store, number 6344 “Southeast Naples”, at 11880 Tamiami Trail East in June 2026 (Home Depot corporate). Its zoning, the Home Depot SE Naples CPUD (Ordinance 24-08, 13.8 acres), is about 1.07 miles from the Artesia office on the county PUD layer (Collier PUD layer).
A 423-home plan on 169 acres at 341 Sabal Palm Road was continued by commissioners on January 13, 2026 after extensive public comment (Collier Clerk; WGCU), then replaced by a private 18-hole golf course approved unanimously on September 22, 2026 (Gulfshore Business). The parcel is about 4 miles from Artesia.
FDOT’s rebuild of the I-75 interchange at Collier Boulevard, Exit 101, adds flyover and loop ramps, with completion expected by the end of 2026 (SWFL Roads, project 425843-2). That interchange is Artesia’s I-75 access, 8.9 road miles north (OSRM). Collier Boulevard Widening Phase III, north of I-75, is the last of five projects widening Collier Boulevard from US 41 to Immokalee Road (Collier Transportation Engineering).
The county PUD layer shows recent small approvals near Collier Boulevard south of US 41: South Naples Toy Storage CPUD (Ordinance 26-08, 5.7 acres), 951 Vehicle Suites CPUD (Ordinance 25-29, 9.1 acres), Copperstone Estates RPUD (Ordinance 26-16, 4.0 acres, “up to 12 residential dwelling units” per its Planning Commission agenda), 5396 Myrtle Lane CPUD and Roost Road RPUD (Collier PUD layer; Collier Planning Commission). Vehicle-storage condominiums are the most common new land use in this corridor.
Artesia’s neighbor to the north and west is the Wentworth Estates PUD, 1,585.2 acres, the zoning name of the community marketed as Treviso Bay, whose nearest edge is about 0.16 mile from the Artesia office (Collier PUD layer). Eagle Creek, a private golf community, is about 0.6 mile away, Lely Resort about 1.2 miles, Winding Cypress about 1.8 miles and Naples Reserve about 3.0 miles (same layer). Rookery Bay’s protected land lies about a mile to the south-east (Rookery Bay), and Artesia is in Collier Commission District 1 and the Greater Naples Fire district.
Artesia’s rules come from the master Declaration and the four condominium documents: leases must run at least 30 consecutive days with no more than two in any 12 months and master approval, owners may keep up to three household pets, boats and RVs must stay in a garage, and most exterior changes need architectural approval (Artesia sales and leasing page; 2026 package).
Master Declaration section 23.13 sets the leasing rules: a minimum of 30 consecutive days, no more than two leases in any 12 consecutive months, a maximum approval term of one year, a written lease, prior written approval of the Master Association, and a copy to the master and any sub-association before signing; delinquent owners can be barred from leasing (Artesia sales and leasing page). Where a condominium’s documents address leasing, they supersede the master’s (2026 package FAQ). Short-term vacation rentals under 30 days are not allowed, and timesharing and vacation clubs are prohibited (Declaration 6.13).
Sales and leases need master approval through Tenant Evaluation, property application code 14704, submitted at least 15 days before closing or occupancy; gate passes and fobs are not issued until approval (Artesia sales and leasing page).
Owners may keep up to three commonly accepted household pets; no livestock or poultry; leashes outside, including cats; pets may not be left outside unattended or sleep outside; a condominium may be stricter (Declaration 6.8, 2026 package).
Cars park in garages, driveways or paved spaces; there is no overnight street parking except the indented spaces on Kendari, Santiago and Artesia Drive East or the small lot near the Oceania Drive North entrance; no more than three vehicles overnight in a driveway; no private golf carts, ATVs or off-road vehicles; commercial vehicles no more than four hours except for service; boats, trailers, campers, RVs, motorcycles and mopeds only inside a garage (Declaration 6.5, 2026 package).
Architectural approval is required for fences (aluminum, black or dark bronze only), pools and screen enclosures (bronze screens; no above-ground pools), solar panels, satellite dishes, storm shutters, exterior lighting, driveways, swing sets, access ramps and landscaping changes (Declaration 6.6 to 6.46, 2026 package).
Artesia bans citrus trees anywhere, even in pots, and in-ground fruit trees and vegetable gardens (Declaration 6.49); garage sales (6.42); above-ground propane or natural gas tanks other than small grill tanks, and more than 5 gallons of stored fuel (6.9, 6.29); and keeps trash containers in the garage (6.10) (2026 package). Holiday decorations may go up from Thanksgiving to January 10, and open houses run Sundays from 1 pm to 5 pm only, registered with the manager (Artesia open house policy).
Artesia and Treviso Bay sit side by side on the south side of Naples, but they answer different buyers: Artesia is a 666-home, no-CDD, no-golf community with fees from $912 a quarter, while Treviso Bay, the Wentworth Estates PUD next door, is a larger golf community with a private golf club and a community development district (2026 package; Wentworth Estates CDD).

Choose Artesia if you want a newer home in a gated community with a full clubhouse, one master fee from $912 a quarter, no CDD line on the tax bill and no golf you will not use. Choose Treviso Bay if golf inside the gates matters more than fees, and you are comfortable with a CDD and club layer. Both sit in coastal flood ground near Rookery Bay, so the elevation certificate is the deciding document in either one.
Eagle Creek, 0.6 mile away, is a private, member-owned golf club community of about 461 homes; Lely Resort adds public and private golf about a mile north; Naples Reserve and Winding Cypress are newer master-planned options east of Collier Boulevard.
Artesia’s strengths are its finished, gated streets, its no-CDD and no-club fee structure with bundled Xfinity, its large lake system and its price range from condominium to Grand Villa; its trade-offs are coastal AE flood ground and evacuation Zone A, no golf or tennis, condominium fees on top of the master for four products, and a 30-day, two-lease rental limit (2026 package).
Six Artesia products are distinct enough, by their association, their fee class or their building type, to carry their own dedicated neighborhood pages: Mansions North, Village Homes, Carriage Homes (with the Coach Homes), Grand Villas, Villas and Cottage Homes (2026 budget).

Selling an Artesia home means pricing one of nine products against a single MLS community median, explaining two fee layers and a flood certificate to buyers, and getting the master’s approval in on time. McGreevy and Comisar plan all of it before the Artesia home is listed, so it reaches the buyers who fit its product.

It depends first on the product. The 53 Artesia closings in the 12 months to August 11, 2026 ran from $230,000 to $975,000 around a $530,000 median (Southwest Florida MLS), and the low end sits in the condominium classes and the high end in the Grand Villas. We price from same-product sales, then adjust for lake or preserve view, condition and the home’s elevation certificate.

Yes. The master requires approval through Tenant Evaluation, submitted at least 15 days before closing, and gate fobs are issued only after approval (Artesia sales and leasing page). Condominium buyers also complete their condominium’s process.
The association’s FAQ lists it as a buyer cost at closing, $3,000 including the $750 landscaping contribution (2026 package FAQ); the contract decides any credit.
In Collier County the buyer customarily pays for the owner’s title policy, and the contract controls; it is not a standard seller cost here.
Yes, on Sundays from 1 pm to 5 pm, registered with the manager, who opens the gate; directional signs are not allowed on common property (Artesia open house policy).
These answers cover the questions buyers ask most about Artesia, Naples, each drawn from the association’s 2026 documents, county and federal records, or the Southwest Florida MLS, with the source named in the answer.
Artesia is a gated, master-planned community of 666 homes on 261 acres on Barefoot Williams Road in East Naples, ZIP 34113, with villas, single-family homes and four small condominiums around a 20-acre lake (Artesia living-here page). WCI Communities began it in 2006 and Lennar completed it after buying WCI in 2017. It has one master association, a clubhouse every owner pays for, no golf course and no CDD.
Artesia is at Barefoot Williams Road and Tower Road in East Naples, south of US 41 East and west of Collier Boulevard, with its clubhouse at 1460 Santiago Circle, Naples, FL 34113 (Artesia sales and leasing page). Rookery Bay’s Environmental Learning Center on Tower Road is about 1.7 road miles away, and Treviso Bay is next door to the north and west.
Artesia is in ZIP 34113, in unincorporated Collier County, with a Naples mailing address. Every sampled Artesia address in the county’s address-point layer carries 34113 (Collier address points).
Artesia has 666 homes in 541 buildings. The association’s history deck counts them street by street, and its 2026 budget bills the same 666 homes across nine product classes (history deck; 2026 package). The zoning allowed up to 725, so Artesia was built below its cap.
The association describes Artesia as 261 acres with more than 111 acres of preserves and lakes, including a central 20-acre lake (Artesia living-here page). The county’s Lands End Preserve PUD polygon measures about 264.2 acres because it includes edge tracts (Collier PUD layer).
Yes. Artesia has an electronic gate run on the MyQ Community system: residents enter with a vehicle sticker, a clubhouse fob or a PIN, and guests can be issued passes through an optional app (handbook, 2026 package). The master budgets $7,200 for gate monitoring in 2026 and keeps cameras at the gatehouse.
WCI Communities bought the land in December 2005 and built the first phases, including the Mansions and Carriage Homes; after WCI’s bankruptcy and a 2012 to 2014 Avanti ownership, WCI returned, and Lennar, which bought WCI in February 2017, built the Coach Homes and final phases (history deck; Lennar).
Artesia is finished. The 2026 budget bills 666 homes, the same as the built count, and the last Lennar phases were selling in 2019 (2026 package; the 2019 Parade of Homes program). Every sale today is a resale, so there is no builder inventory competing with owners.
Collier County zones Artesia as the Lands End Preserve PUD, ordinance 03-04, petition PUD-89-33, AKA “Barefoot Bay” (Collier PUD layer). Ordinance 03-04 replaced the 1994 ordinance and cut the unit cap from 786 to 725 (BCC minutes, Jan 14, 2003).
Artesia has nine billed products: Mansions North condominium residences (69), Village Homes (47), Carriage Homes (24) and Coach Homes (32) in four condominiums, plus Grand Villas (194 and 8 with irrigation), Villas (159), Cottage Homes in duplex buildings (74) and Garden Villas and American Bungalows (59) (2026 budget).
Yes, 172 of the 666 homes are condominiums in four associations: Mansions North (69), Village Homes (47), Carriage Homes (24) and Coach Homes (32) (2026 budget). Each is a separate Florida corporation with its own fee on top of the master’s $912 quarterly assessment (Sunbiz).
A Mansions residence is one of three condominium homes in a building designed to look like a single large house, 1,096 to 1,583 square feet, in WCI’s Mansions North condominium of 69 homes in 23 buildings on Artesia Drive East and Santiago Circle (Artesia living-here page; history deck).
Homes run from about 1,096 square feet in a Mansions residence to 3,010 square feet in the largest two-story Grand Villa model; Villas run 1,593 to 1,916, Grand Villas 1,822 to 2,506 for one-story plans, and Village Homes 1,189 to 2,017 (Artesia living-here page).
Both are four-unit condominium buildings on Oceania Drive South, but WCI built the 24 Carriage Homes (1,833 to 2,152 square feet) and Lennar built the 32 Coach Homes (1,741 to 2,110 square feet, three bedrooms), and each has its own condominium association (Artesia living-here page; history deck).
We tracked 53 Artesia closed sales in the 12 months to August 11, 2026, at a $530,000 median and a range of $230,000 to $975,000 (Southwest Florida MLS). The median blends products; by MLS building design, single-family homes closed at a $592,000 median on 44 sales and low-rise condominiums at $420,000 on 5.
Fifty-three Artesia homes closed in the 12 months to August 11, 2026, including 3 records flagged SDE, for $30,913,500 in volume (Southwest Florida MLS). That is about 8 percent of the 666 homes in one year, our arithmetic.
WCI’s 2006 base prices ran from $314,000 for a Mansions residence to $1,055,000 for a Preserve Estates home that was never built (history deck); when WCI reopened sales in June 2015, homes started at $189,990 (Naples Daily News, 2015). Lennar’s 2019 Trevi model on Vizcaya Lane was listed at $398,295.
The 2026 master assessment is $912 a quarter for every condominium home, $1,138 for Cottage Homes, $1,231 for Villas, $1,262 for Grand Villas, $1,299 for Garden Villas and Bungalows and $1,300 for Grand Villas with irrigation (2026 budget). Condominium owners also pay their condominium’s fee, which is not published on the master’s site.
No. The Artesia Naples Community Development District created by Ordinance 2006-33 was dissolved by Ordinance 2009-47 (BCC minutes, Sep 15, 2009), and Collier’s current CDD map shows no district over Artesia (Collier CDD layer).
Every quarterly bill includes an operating share for the clubhouse, pool, gate, common landscaping, lakes, insurance and management; $307 for bundled Xfinity TV and internet; and a reserve share of $123 or $130 (2026 budget). Single-family lawn and plant care under 14 feet is done by the master’s landscape contractor (handbook).
Yes. The master’s bulk agreement gives every home Xfinity TV Digital Starter and HD, one HD DVR, three HD boxes and Xfinity internet “up to 1000 Mbps”, billed as $307 of each quarterly assessment, $1,228 a year (handbook and 2026 budget, 2026 package).
Yes. A buyer pays $3,000 at closing, of which $750 is the landscaping capital contribution (2026 package FAQ). The contract decides any credit between buyer and seller.
No. There is no golf course, no club and no initiation fee; the clubhouse is master common property, and the master’s FAQ answers “No” to rent or land-use fees for recreational facilities (2026 package FAQ).
None appears in the published 2026 package. The reserve schedule funds the 2026 front fountain replacement ($200,000) and geothermal pool heaters ($54,218), and the master held $600,878.83 of reserve cash at December 31, 2025 (2026 package). Condominium buyers should read their condominium’s budget too.
Seacrest Southwest manages the master association, with the office in the clubhouse at 1460 Santiago Circle (Artesia sales and leasing page). The condominiums have their own managers; the sales page lists Guardian Property Management for the Carriage Homes and Seacrest Southwest for the Coach and Village Homes.
An amenity center of about 8,400 air-conditioned square feet with fitness and aerobics rooms, theater, library, billiards, card and craft rooms and a cafe; a beach-entry resort pool; 3 pickleball and 2 bocce courts; outdoor ping pong and corn hole; two dog parks; and the 20-acre lake with a fountain (Artesia amenities).
No. WCI’s 2006 brochure promised tennis and indoor racquetball, but the community built pickleball and bocce instead: 3 pickleball courts and 2 bocce courts (Artesia amenities; history deck).
No. The nearest public course is Lely Resort’s Flamingo Island, a par-72 Robert Trent Jones Sr. design about 3.6 road miles away (Lely Resort Flamingo Island). Eagle Creek and Treviso Bay, both private golf communities, are within a mile.
Yes, by geothermal pool heaters, a reserve item scheduled for replacement in 2026 at $54,218 (2026 package). The pool has a beach entry and lap lanes (Naples Daily News, 2015).
Yes, two, one for large dogs and one for small dogs, the second added in the association’s 2021 to 2023 amenity projects (Artesia amenities).
No. Swimming, boating, fishing and floats are not permitted on any Artesia lake (Declaration 6.22, handbook in the 2026 package). For kayaking, Rookery Bay’s Environmental Learning Center offers rentals and tours about 7 minutes away (Rookery Bay).
Yes, with limits: leases must run at least 30 consecutive days, no more than two leases in any 12 months, for up to one year per approval, with written master approval through Tenant Evaluation (Artesia sales and leasing page). Condominium documents can add stricter rules.
Not for short stays. The 30-consecutive-day minimum rules out nightly and weekly rentals, and timesharing and vacation clubs are prohibited (Declaration 23.13 and 6.13, Artesia sales and leasing page).
Up to three commonly accepted household pets, leashed outside, not left out unattended; no livestock or poultry (Declaration 6.8, 2026 package). The master’s rules list no breed or weight limit, but a condominium’s documents may be stricter.
No. Boats, trailers, campers, RVs, motorcycles and mopeds must be kept inside a garage, and commercial vehicles can stay no more than four hours except for service (Declaration 6.5, 2026 package).
No. Private golf carts, ATVs and off-road vehicles are not allowed on Artesia streets (Declaration 6.5, 2026 package).
No. The Declaration bars citrus trees anywhere, even in pots, and in-ground fruit trees and vegetable gardens (Declaration 6.49, 2026 package).
Yes. Storm shutters, pools and screen enclosures (bronze screens, no above-ground pools), fences (aluminum in black or dark bronze), solar panels and most exterior changes need architectural approval (Declaration 6.6 to 6.46, 2026 package).
No age restriction appears in Artesia’s published association documents, and the master’s FAQ and leasing rules carry no age requirement (2026 package; Artesia sales and leasing page). Owners of all ages live here.
Yes. Every sale needs master approval through Tenant Evaluation, application code 14704, submitted at least 15 days before closing, and gate fobs are issued only after approval (Artesia sales and leasing page).
Mostly yes. FEMA’s effective map puts 49 of 58 sampled Artesia addresses in Zone AE with an 8-foot base flood elevation and 8 in Zone X, on panels effective February 8, 2024 (FEMA NFHL). The zone must be checked for each home by address and elevation certificate.
If the home is in Zone AE and carries a federally backed mortgage, yes, the lender will require it. Collier’s CRS Class 5 rating discounts eligible NFIP premiums by 25 percent (Collier floodplain management). Homes on Zone X pads are not lender-mandated but sit beside AE ground.
We found no public report, association notice or news story describing Ian surge inside Artesia homes. The National Hurricane Center recorded maximum inundation of 6 to 9 feet above ground in Naples during Ian (NHC report); ask the seller for any specific home’s history.
Every sampled Artesia point is in hurricane evacuation Zone A, Collier’s most surge-exposed zone and the first ordered to leave (Collier evacuation layer).
The preliminary map shows no change at any sampled Artesia point: panel 12021C0612K repeats AE 8 ft or X, and panel 0615 is not being revised. Collier opened the 90-day appeal period on August 19, 2026 (Collier County).
It varies. Seven 2014 certificates we read show lowest floors from 7.26 to 8.42 feet NAVD 88 for homes and 11.08 feet for the clubhouse; against the 2024 BFE of 8.0 feet, five homes sit slightly below and one slightly above (Collier elevation certificate).
Manatee Elementary, Manatee Middle and Lely High, per Collier County Public Schools’ address lookup for 2026 to 2027 (CCPS lookup). For 2025 to 2026 the district graded the two Manatee schools “A” and Lely High “B” (CCPS 2026 grades).
Physicians Regional Medical Center on Collier Boulevard, a 130-bed hospital with a 24-hour emergency department, about 5.8 road miles and 13 free-flow minutes from the clubhouse (Physicians Regional; OSRM).
About 9.1 road miles and 19 free-flow minutes to Fifth Avenue South, and about 22 minutes to NCH Baker Hospital downtown (OSRM, Oct 2026). Season traffic on US 41 adds time.
About 7.0 road miles and 13 minutes to the Jolley Bridge onto Marco Island, and about 10.7 road miles to Tigertail Beach (OSRM); Collier residents can get a free county beach parking permit (City of Naples).
About 42.2 road miles and 58 free-flow minutes to Southwest Florida International Airport, by way of Collier Boulevard and I-75 (OSRM, Oct 2026).
The Publix at Freedom Square, 12707 Tamiami Trail East, about 2.2 road miles and 7 minutes away; the new Southeast Naples Home Depot at 11880 Tamiami Trail East opened in June 2026 (Home Depot).
The I-75 and Collier Boulevard interchange rebuild through the end of 2026, small vehicle-storage and residential rezonings near Collier Boulevard, and a private golf course approved in September 2026 on the Sabal Palm Road citrus grove about 4 miles away (SWFL Roads; Gulfshore Business).
No. Artesia is its own PUD, Lands End Preserve. Treviso Bay is the Wentworth Estates PUD next door, and Lely Resort is a separate development about 1.2 miles away (Collier PUD layer).
No. Artesa Pointe is a separate PUD, AKA Henderson Creek, about 1.2 miles from Artesia; only the names are similar (Collier PUD layer).
These answers cover what Artesia owners ask before they list: pricing by product, the association approval, the costs at closing, flood and insurance questions buyers will raise, and the rules that shape an Artesia sale.
Start with the product and fee class, the elevation certificate and the association documents a buyer will ask for, then price from same-product Artesia sales. List with an agent who registers open houses with the manager, plans for the master’s Tenant Evaluation approval at least 15 days before closing, and markets Artesia’s no-CDD fee structure to buyers comparing golf communities. Get a free Artesia home valuation or Call Jesse direct at (239) 898-6072.
We tracked 53 Artesia closed sales from August 11, 2025 to August 11, 2026 at a $530,000 median, from $230,000 to $975,000, $30,913,500 in volume (Southwest Florida MLS). The figures blend all nine products; single-family homes alone closed at a $592,000 median on 44 sales.
$530,000 across 53 closed sales in the 12 months to August 11, 2026 (Southwest Florida MLS). Because condominiums and Grand Villas share one MLS name, a seller’s real benchmark is the median for the same product, which we pull for each listing.
The range ran from $230,000 to $975,000 in the 12 months to August 11, 2026 (Southwest Florida MLS). The low end sits in the condominium classes and the high end in the single-family classes.
Artesia homes sold in a median 86 days on market (50 of 53 sales reporting, Southwest Florida MLS). The timeline you can plan is the closing side: the master’s approval application must be in at least 15 days before closing (Artesia sales and leasing page).
On October 22, 2026, 11 Artesia homes were listed, from $367,000 to $850,000, about 2.5 months of supply (Southwest Florida MLS). About 8 percent of Artesia’s 666 homes traded in the last 12 months (53 sales, our arithmetic), so expect several competing listings in most product classes at any time.
Generally the larger product sells higher, but the MLS files Villas and Grand Villas under one name and one building design, so we do not print separate medians for them. We pull same-product comparables for every Artesia valuation.
Price it against other Mansions sales first, then Village, Carriage and Coach Homes, and account for floor (first or second), garage and the condominium’s own fee and reserves. Mansions residences run 1,096 to 1,583 square feet (Artesia living-here page).
The association’s FAQ treats it as a buyer cost at closing: $3,000, including the $750 landscaping contribution (2026 package FAQ). The purchase contract can shift it.
Florida caps estoppel certificate fees by statute, and the contract decides who pays; in many Florida contracts it is the seller. The estoppel confirms the fees owed to the master and, for a condominium, to the condominium (Chapter 720, Florida Statutes).
In Collier County the buyer customarily pays for the owner’s title policy; the contract controls, and it is not a standard seller cost here.
Florida’s documentary stamp tax on the deed is customarily paid by the seller, at the state rate set by the Department of Revenue (Florida DOR). The contract decides who pays.
Submit the master’s application at least 15 days before closing; gate passes and fobs are issued only after approval (Artesia sales and leasing page). Condominium buyers also complete their condominium’s approval.
The master’s Tenant Evaluation application (property code 14704), the master FAQ and disclosure package, and for condominiums the condominium’s own application and documents (2026 package).
Yes, on Sundays from 1 pm to 5 pm, registered with the manager, who opens the gates; no directional signs on common property (Artesia open house policy).
Signs are controlled by the Declaration and architectural rules, and directional signs are not allowed on common property; open-house signage follows the Sunday policy (Artesia open house policy). Check with the manager before placing any sign.
It is not legally required, but buyers and their insurers will ask. Many Artesia homes have certificates in Collier’s public library, such as the clubhouse certificate at 1347 Artesia Drive East (Collier elevation certificate).
Zone AE with an 8-foot BFE is the norm in Artesia, so buyers compare like with like. What matters is your home’s certificate against today’s BFE: certificates from 2014 were drawn against a 6-foot BFE, and some homes now sit slightly below 8 feet (FEMA NFHL).
The preliminary Collier map shows no zone or BFE change at any sampled Artesia point (Collier County), so it is not expected to change Artesia’s flood picture.
Single-family owners maintain their own roofs, and insurers look hard at roof age, so a buyer’s insurance quote can turn on it. Condominium roofs belong to the condominium association. Get a roof and wind-mitigation inspection before listing so the buyer’s insurer sees the facts.
Yes, if the lease was approved by the master; Artesia leases run at least 30 days and up to one year per approval (Artesia sales and leasing page). Give the buyer the lease and the approval.
Yes, within the leasing rules: 30-day minimum, no more than two leases in any 12 months, master approval for each lease (Artesia sales and leasing page). Short-stay investors will look elsewhere.
From $912 for every condominium home to $1,300 for a Grand Villa with irrigation in 2026, each including $307 for bundled Xfinity (2026 budget). The fee table above lists every class.
The master bills quarterly, and the closing statement prorates the current quarter between buyer and seller; prepaid fees appear as a credit to the seller. The estoppel shows the exact amounts.
Yes. None appears in the published 2026 package, and the reserve schedule funds the 2026 fountain and pool-heater replacements (2026 package); condominium sellers should check their condominium’s minutes too.
Yes. Buyers comparing Artesia with golf communities that carry a CDD line on the tax bill see a lower total carrying cost here; the Artesia CDD was dissolved in 2009 (BCC minutes).
Most Naples buyers tour from January to April, which widens the buyer pool; 23 of Artesia’s 53 closings were dated January to April 2026. List-ready timing matters more than the calendar: photos, inspections and association documents first.
A single-family Artesia seller gives the homeowners’ association disclosure summary required by Chapter 720; condominium sellers deliver the condominium documents required by Chapter 718 (Chapter 720, Florida Statutes).
The buyer receives new fobs and gate passes from the manager after the master approves the sale (Artesia sales and leasing page); hand the old fobs to the manager at closing.
