What is your Riviera Golf Estates, Naples home worth? A free valuation from McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, priced from 58 MLS closings by product, not an automated model. Call (239) 898-6072.
Updated October 2026 · Jesse McGreevy and Marc Comisar, Domain Realty
What your Riviera Golf Estates home in Naples is worth depends on whether it is a manufactured home, a block home or a condominium, its section, size and condition: in the twelve months to August 11, 2026, 58 Riviera homes closed from $125,000 to $482,500 at a $297,500 median, and each product trades in its own part of that range.
Riviera Golf Estates is a recorded 55-and-over community of 692 homes plus three condominiums off Rattlesnake Hammock Road in East Naples; our Riviera Golf Estates community guide covers the community in full. When you are ready to list, our Riviera Golf Estates seller guide covers pricing, marketing and closing, and our Naples seller guide the citywide steps. | MLS name | Closings | Median | Range |
|---|---|---|---|
| Riviera Golf Estates | 45 | $324,000 | $125,000 to $455,000 |
| Riviera Colony Golf Estates | 13 | $285,000 | $180,000 to $482,500 |
| All Riviera Golf Estates | 58 | $297,500 | $125,000 to $482,500 |
Source: Southwest Florida MLS (Matrix), closed sales 08/11/2025 to 08/11/2026, pulled August 11, 2026. Each MLS name mixes products; by MLS Building Design the 58 sales were 30 single-family homes, 20 manufactured homes and 8 condominiums.
The recorded Declaration puts manufactured or modular homes only in Riviera Colony Golf Estates Units I to III and block homes in Colony Unit IV and Riviera Golf Estates Units I, II and IV, with three condominium associations alongside (Declaration, sections 1.15 and 1.16; DBPR). A $297,500 median across all three describes none of them well.
We start with sales of your product in your section, then adjust for size, garage or carport, course frontage, renovation and flood zone. An automated model cannot see which of the three products you own.
One of the 58 closings carried a special-circumstance flag in the MLS. It counts in the totals and medians; we weigh it separately when we compare your home with it.
Your free Riviera Golf Estates home valuation takes about 60 seconds to request: tell us the address, the product and a few details, and a partner, not a model, prices your home against sales of the same product in the same Riviera section and sends you a range with the reasoning.

McGreevy and Comisar should value your Riviera Golf Estates home because they are Top 1% Real Estate Agents Nationally Since 2008 and the #5 real estate team in Florida in the 2026 RealTrends rankings, with over $900 million in personal sales, and they price Riviera by product, section and record rather than by a community average.
Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day. Jesse McGreevy or Marc Comisar, Top 1% Real Estate Agents Nationally Since 2008, writes it personally. Jesse has sold Southwest Florida real estate since 2004; the team has worked together since 2008.
Riviera’s 58 closings ran from $125,000 to $482,500, and the product is the first thing that places a home in that range. The valuation has to start with the right product.
This valuation page, our Riviera seller guide and our Riviera buyer guide, which shows what your buyer reads before they tour.
Our valuation beats an online automated estimate in Riviera Golf Estates because a model averages three products under two MLS names, cannot tell a manufactured home from a block home, cannot see your renovation or course frontage, and does not know the age rule, the approval process or the golf-course case a buyer will weigh.
Whether your home is manufactured, block or condominium
The width, square footage and year of a manufactured home
Your renovation and roof age
Your flood zone and elevation certificate
The golf-course case and your frontage
At the ends of the range: the $125,000 to $200,000 sales and the $400,000-plus sales, where product and condition drive the price.
The sales we used, the adjustments we made and the facts a buyer will ask about, in writing.
The Riviera Golf Estates value numbers in one place, each with its source and date, for owners deciding what their home is worth today.

What Do Riviera Golf Estates Owners Say About Working With Us?
We value Riviera Golf Estates homes in Naples in ten steps: identify the product and section, set size and plan, price the frontage and the updates, weigh build year and storm hardening, read the flood file, the fee stack, the governance and the leasing rules, and test the number against the closings for that product.
Manufactured home, block home or condominium, and which unit or phase. The Declaration’s product map tells us which comparables apply (Declaration).
Square footage, bedrooms, baths, garage or carport. Replacement manufactured homes must be at least 24 feet wide and 1,000 square feet (Declaration, section 7.1). Median sold price per square foot (MLS living area) was $239 for single-family homes, $171 for manufactured homes and $180 for condominiums.
Course frontage, lake frontage or an interior lot each prices differently, and course frontage now carries the question of the closed course.
Roof, windows, kitchen, baths and air conditioning drive the spread in a community built from 1967 to 2003.
For a manufactured home, the year, data plate and tie-downs; for a block home, the roof and opening protection. Collier’s wind map sets 165 mph for most homes here (Collier FBC 8th Edition layers).
Late fall through spring is when Riviera’s calendar fills and seasonal buyers are in town. Request a free Riviera Golf Estates home valuation or Call Jesse direct at (239) 898-6072.
Before we price a Riviera Golf Estates home in Naples we read the FEMA flood panel and any elevation certificate, the fees a buyer inherits, the association’s governance and approval rules, the leasing and pet rules, and the closings for the same product, because each one changes what a buyer will pay.
Riviera splits 42 Zone X and 18 Zone AE across 60 tested addresses, 59 of them on panel 12021C0601J (FEMA NFHL). Collier’s library holds 169 certificates in the community’s envelope (Collier elevation certificates).
The association assessment, not published on its pages, plus any condominium assessment; no CDD and no golf dues. We read the figure from the estoppel.
A seven-member board, buyer approval and a background check (By-Laws; sale forms).
Two leases a year, 90 days to one year; up to two pets (Declaration).
We check the range against the most recent sales of the same product and against today’s competing listings: 14 were active on October 22, 2026, asking $149,000 to $475,000.
Riviera Golf Estates homes in Naples are worth different amounts by product: by MLS Building Design, the 30 single-family homes sold at a $377,500 median, the 20 manufactured homes at $204,500 and the 8 condominiums at $185,000.
The 13 Colony sales ran $180,000 to $482,500 at a $285,000 median; the MLS name also carries Colony Unit IV block homes, so the top sales likely include block homes (Southwest Florida MLS). We price a manufactured home only against manufactured-home sales.
The upper part of the main MLS name, 17 sales between $359,000 and $420,000 and eight at $400,000 or more, is consistent with block homes (Southwest Florida MLS).
The 160 condominium units sit on Charlemagne Boulevard (DBPR); the 8 condominium sales in the MLS window closed at a $185,000 median, from $125,000 to $218,000.
We tracked Riviera Golf Estates homes selling for $125,000 to $482,500 in the twelve months to August 11, 2026, with 58 closings and $17,083,800 in volume in the Southwest Florida MLS; the five highest ran from $425,000 to $482,500, and 15 closings landed under $200,000.

| Band | Closings |
|---|---|
| Under $200,000 | 15 |
| $200,000 to $299,999 | 14 |
| $300,000 to $399,999 | 18 |
| $400,000 and up | 11 |
Demand is spread across the range; the $300,000 to $399,999 band was the busiest. Inside each band, product and condition drive the price.
Riviera homes sold in a median 53 days on market and closed at a median 95.1% of list price (57 sales, the flagged sale excluded). What the closings show is steady demand: 13 to 17 closings in each full quarter from October 2025 through June 2026.
If days on market are short for your product, price near the top of its range; if long, price to the middle.
The buyer’s application goes in at least 20 days before closing (sale forms), so plan a closing at least three weeks after contract.
Riviera Golf Estates’ $297,500 median sits in the middle of nearby East and central Naples communities in the same twelve-month window: above Lakewood and The Glades, below Berkshire Lakes, Falling Waters and Foxfire, a comparison that helps a seller explain value to buyers cross-shopping the area.
| Community (Southwest Florida MLS, closed sales Aug 11, 2025 to Aug 11, 2026) | Closings | Median sold |
|---|---|---|
| Riviera Golf Estates | 58 | $297,500 |
| Lakewood | 63 | $280,000 |
| The Glades | 62 | $208,500 |
| Berkshire Lakes | 113 | $330,000 |
| Falling Waters | 40 | $332,000 |
| Foxfire | 50 | $432,450 |
Source: Southwest Florida MLS (Matrix) S9 harvest, the same window for every row. Our Kings Lake page covers Riviera’s closest all-ages neighbor, and our Lakewood page the public course where Riviera’s golf league plays.
Riviera is the 55-and-over choice in this group, with its own clubhouse and calendar. Buyers cross-shop Lakewood and Berkshire Lakes at similar medians; our job is to show why your product, section and updates justify your price.
The golf course affects Riviera Golf Estates home values through uncertainty rather than play: the 94-acre course has been closed since April 2022, the appeals court ruled for its owner on April 17, 2026, and buyers of course-side homes now weigh open space today against the possibility of housing after a future rezoning.
The course closed in April 2022 (Golfweek / Naples Daily News). Residents now golf at Lakewood on Wednesdays (sports).
The Sixth District Court of Appeal held the 1973 restriction was not preserved and remanded for judgment for the owner (Sixth DCA opinion). Any housing still needs Collier’s conversion process and a rezoning with public hearings (Naples Press; Gulfshore Business). We price course-side homes with that in mind.
The cost to sell a Riviera Golf Estates home is the agent commission you agree to, documentary stamp tax on the deed at $0.70 per $100, estoppel fees, prorations and any payoff; the buyer customarily pays the owner’s title policy in Collier County and the $500 association application, and prices in dues, insurance and flood.
Documentary stamp tax on a $297,500 sale is $2,082.50. In Collier County the buyer customarily pays for the owner’s title insurance policy; the contract controls.
Association dues, condominium dues if applicable, property taxes and insurance. No CDD and no golf dues.
A manufactured home in Zone AE needs a manufactured-home policy and, with a mortgage, flood insurance; a block home in Zone X carries no mortgage flood requirement. An elevation certificate and wind or installation records help a buyer quote early.
