Sell Your Riviera Golf Estates Home With the #1 Team in Southwest Florida Since 2012

To sell a Riviera Golf Estates home in Naples for top dollar, price it against its own product, manufactured, block or condominium, rather than the community median, answer the golf-course and age-rule questions with the record before a buyer asks, and have the buyer-approval package, the estoppel and the flood and wind documents ready on day one. McGreevy and Comisar do all of that for Riviera sellers.

Riviera Golf Estates is a recorded 55-and-over community of 692 homes plus three condominiums off Rattlesnake Hammock Road and County Barn Road in East Naples, ZIP 34112; our full Riviera Golf Estates community guide covers the sections, the rules and the golf-course case. This page is for owners who want to sell. If you want a number first, start with our Riviera Golf Estates home valuation, or Call Jesse direct at (239) 898-6072. If you are selling to buy elsewhere in the city, our guide to selling a home in Naples covers the citywide steps, and our Riviera Golf Estates buyer guide shows what your buyer will be reading.

What a Riviera Seller Is Actually Selling

A Riviera buyer is buying a one-story home in a social 55-and-over community with a clubhouse, pool, courts, a gym and free resident fitness classes, about 13 free-flow minutes from Fifth Avenue South, at a $297,500 community median. They are also inheriting questions: the future of the closed golf course, the age rule and buyer approval, and, in the manufactured-home sections, flood and wind insurance. We put the answers on one sheet so the buyer prices them before the first showing instead of after the inspection.

What Makes Selling in Riviera Golf Estates, Naples Different?

Selling in Riviera Golf Estates, Naples is different because one association holds three products that price and finance differently, every buyer must be approved by the board with a background check, at least one occupant must be 55, the golf course behind many homes is closed and in court, and the flood zone changes by section.

Three Products, One Association

The recorded Declaration allows manufactured or modular homes only in Riviera Colony Golf Estates Units I to III and block homes only in Colony Unit IV and Riviera Golf Estates Units I, II and IV; the three condominiums have their own associations (Declaration, sections 1.15 and 1.16). Each product needs its own comparable sales, so the $297,500 community median is the wrong anchor for most listings (Southwest Florida MLS, closed sales Aug 11, 2025 to Aug 11, 2026).

Every Buyer Is Approved

“Any sale or transfer which is not approved … shall be void unless subsequently approved in writing by the Board” (Declaration, section 9.5). The buyer files an application, a pet registration and a background check form with a $500 fee at least 20 days before closing (Home Sale Process and Forms). We collect the package at contract so approval does not move your closing date.

The 55-and-Over Rule

At least one occupant of each home must be 55 or older, with an 80/20 allowance (Declaration, Article 11). We confirm the buyer’s household before an offer is accepted, not after.

The Golf-Course Question

The 94-acre course closed in April 2022, is privately owned and outside the association, and on April 17, 2026 the Sixth District Court of Appeal ruled the 1973 golf restriction was not preserved (Golfweek / Naples Daily News; Sixth DCA opinion). Any housing still needs a rezoning with public hearings (Naples Press). Buyers will ask; we answer with the record.

The Flood File Changes by Section

Of 60 Riviera addresses we tested, 42 are FEMA Zone X and 18 Zone AE; 12 of the 16 manufactured-home points are AE, against 5 of 32 block-home points and none of 9 condominium points (FEMA National Flood Hazard Layer). An elevation certificate and your flood policy let a buyer price insurance before writing an offer.

Leasing Limits Shape the Buyer Pool

No more than two leases a year, each 90 days to one year (Declaration, Article 8). Those limits favor buyers who plan to live in the home, and we market accordingly.

What Record Stands Behind a McGreevy and Comisar Riviera Golf Estates Listing?

Behind a McGreevy and Comisar Riviera Golf Estates listing stand two partners who are Top 1% Real Estate Agents Nationally Since 2008, the #5 real estate team in Florida in the 2026 RealTrends rankings, over $900 million in personal sales and a brokerage that closed 658 Naples transaction sides in five years, applied to a product-by-product read of the Riviera market.

The Team Behind the Numbers

Jesse McGreevy has sold Southwest Florida real estate since 2004; he and Marc Comisar have worked together since 2008 and lead Domain Realty Group, the #1 team in Southwest Florida since 2012.

Domain Realty’s Naples Record

Domain Realty closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day.

The 12-Month Riviera Market We Tracked

We tracked 58 Riviera Golf Estates closings in the Southwest Florida MLS, $17,083,800 in volume, at a $297,500 median and a range of $125,000 to $482,500 (closed sales Aug 11, 2025 to Aug 11, 2026).

How We Measure a Riviera Listing

We judge a listing by three things: the price achieved against the same product’s recent sales, the time to a contract, and how cleanly the sale closes through buyer approval, the buyer’s insurance quote and the appraisal. We report all three to you every week.

Is Now a Good Time to Sell in Riviera Golf Estates?

Whether now is a good time to sell in Riviera Golf Estates depends on your product and your plans: in the twelve months to August 2026, 58 Riviera homes closed at a $297,500 median, the busiest quarter was October to December 2025 with 17 closings, and prices ran from $125,000 to $482,500.

Standard and Special-Circumstance Sales

One of the 58 closings carried a special-circumstance flag in the MLS. It is a recorded sale and counts in the closing count and the medians; it is left out only of days-on-market and sale-to-list figures when those are refreshed.

What Is for Sale Today

Active listings are not in the extract we hold and are owed in the next pull. Call Jesse direct at (239) 898-6072 for today’s competition in your section.

What the Median Hides

The 45 sales under the main Riviera Golf Estates name include condominiums near the low end and updated block homes near the high end; 17 of them closed between $359,000 and $420,000. A $324,000 median for that group describes neither product well.

How Do We Price a Riviera Golf Estates Home?

We price a Riviera Golf Estates home in Naples from the bottom up: start with sales of the same product, manufactured, block or condominium, in the same section, adjust for size, course frontage and renovation, account for the flood zone and insurance a buyer will carry, and test the result against what is for sale today.

Start With Your Product, Not the Community Median

A manufactured home in Colony Unit I, a block home on Marseille Drive and a condominium on Charlemagne Boulevard are three different markets. Riviera’s range runs from $125,000 to $482,500 (Southwest Florida MLS, closed sales Aug 11, 2025 to Aug 11, 2026).

Size, Plan and Garage

Replacement manufactured homes must be at least 24 feet wide and 1,000 square feet with a carport or garage (Declaration, section 7.1). Width, square footage and a garage separate one manufactured-home sale from another. Price per square foot is owed in the next pull.

Course Frontage

A home on the former fairways once priced as a golf view. Today buyers weigh the open space against the possibility of future housing. We compare your home with sales that share its frontage.

Updates and Condition

In a community built from 1967 to 2003 the roof, windows, kitchen, baths and air conditioning drive the spread; for a manufactured home, the year, the data plate and the tie-downs matter as much. We tell you which updates return their cost before you spend.

The Fee Stack as a Pricing Fact

Buyers compare monthly costs. Riviera’s association provides Blue Stream internet (community resources), there is no CDD and no golf dues, and flood insurance in Zone AE adds to a buyer’s cost. We show both.

Thinking of Selling in Riviera This Season?

Riviera’s calendar fills from November, when seasonal residents return and classes resume (exercise and fitness). Request a free Riviera Golf Estates home valuation or Call Jesse direct at (239) 898-6072.

Why Automated Estimates Miss in Riviera

An automated model sees one community and averages three products. It cannot tell a manufactured home from a block home on the same street, read your renovation or weigh the course question. Ours does.

How Do We Market a Riviera Golf Estates Home?

We market a Riviera Golf Estates home in Naples to 55-and-over buyers in Naples and out of state, with photography, video and drone, a document package that answers the age-rule, approval, golf-course and flood questions up front, and showings timed to the season when Riviera’s calendar is full.

Photography, Video and Drone

Drone shows the home’s setting, the clubhouse and pool and the open space behind it; interiors show the renovation.

Explaining the Lifestyle and the Rules

We tell buyers plainly what is included, the clubhouse, pool, courts, gym and free classes, and what is required: an occupant 55 or older, board approval and a background check.

The Document Package Buyers Ask For

  • The estoppel certificate, and for a condominium, the condominium association’s

  • The Declaration, By-Laws and Rules (By-Laws)

  • The buyer application and fee schedule (sale forms)

  • Your elevation certificate and flood policy declarations page

  • A wind mitigation report for a block home; the data plate and tie-down records for a manufactured home

  • A one-page summary of the golf-course case with the court opinion

Showings and Open Houses

We schedule around your routine and the season. Guests visiting the clubhouse need a resident host.

Reaching Seasonal and Out-of-State Buyers

We reach buyers in our database built over two decades and promote the listing to out-of-state buyers whose households meet the 55-and-over rule and who want a social Naples community.

Off-Market and Private Sales

If you want discretion, we can market quietly to qualified buyers first. Approval still applies.

What We Report During the Listing

Showing counts, feedback and competing listings in your product, every week.

How Do We Negotiate a Riviera Golf Estates Sale?

We negotiate a Riviera Golf Estates sale in Naples partner to partner: we hold price with same-product comparables, handle inspection and insurance items with documents rather than concessions, write the approval timeline into the contract, and manage a low appraisal with the sales that support your price.

Partner-Level Negotiation

Jesse or Marc negotiates every offer personally.

Inspection and Insurance Items

Roofs, plumbing, skirting, tie-downs and wind features come up in older homes. Documents reduce surprises.

Approval in the Contract

We write the association application and its 20-day lead time into the contract so a late application does not become a closing delay.

Buyer Compensation After the NAR Settlement

Buyer-agent compensation is negotiable and set in writing; we explain your options before listing.

When the Appraisal Comes in Low

We provide the appraiser with the same-product comparables we priced from.

What Should a Riviera Golf Estates Seller Know About the Community?

A Riviera Golf Estates seller should know how the community is governed, what rules and fees a buyer inherits, and how flood, schools and drive times read to a buyer, because those are the questions every Riviera buyer asks before an offer.

Who Governs Riviera

The Fee Stack a Buyer Inherits

Frequently Asked Questions: Seller Edition

These seller answers for Riviera Golf Estates draw on the Southwest Florida MLS, the association’s own documents and county, court and federal records. Where a figure is owed from the next MLS pull, the answer says so.

How do I sell my home in Riviera Golf Estates?

Call Jesse direct at (239) 898-6072 or start with a free Riviera Golf Estates home valuation. We price against your product and section, assemble the approval, estoppel, flood and wind documents, market the home with photography, video and drone, and negotiate every offer personally.

What did Riviera Golf Estates homes sell for in the last 12 months?

We tracked 58 closings at a $297,500 median, from $125,000 to $482,500, $17,083,800 in volume (Southwest Florida MLS, closed sales Aug 11, 2025 to Aug 11, 2026).

What is my Riviera Golf Estates home worth?

It depends on your product and section. Riviera’s 58 closings ran $125,000 to $482,500 at a $297,500 median (Southwest Florida MLS). Start with a free Riviera Golf Estates home valuation.

How fast are Riviera homes selling?

Days on market are owed in the next MLS pull. We tracked 58 closings in 12 months, about five a month.

Should I price my manufactured home against block-home sales?

No. The products insure, finance and appraise differently. We price a manufactured home against manufactured-home sales in the Colony units.

Does the golf-course case lower Riviera values?

Buyers price uncertainty. We answer it with the record: privately owned land, an April 2026 appeals ruling for the owner, and no rezoning approved.

Do I have to disclose the golf-course case?

Florida sellers must disclose known facts that materially affect value and are not readily observable. The case is public record; we put it in front of buyers early.

Does my buyer need association approval?

Yes. The buyer files an application with a background check and a $500 fee at least 20 days before closing (Home Sale Process and Forms).

Can a buyer under 55 purchase my home?

Only if an occupant will be 55 or older or the home fits the 80/20 allowance under the Declaration. We confirm the buyer’s plan before contract.

What estoppel letters will I need?

One from the homeowners association, and for a condominium, one from the condominium association. They state dues, any special assessment and anything owed.

Who pays title insurance when I sell in Riviera Golf Estates?

In Collier County the buyer customarily pays for the owner’s title insurance policy; the contract controls.

What does it cost to sell a Riviera home?

The agent’s commission as agreed, documentary stamp tax on the deed, any payoff and your share of closing costs. We give you a net sheet before you list.

Should I get a wind mitigation inspection before selling?

For a block home, yes. It helps a buyer price insurance. For a manufactured home, gather the data plate and tie-down records.

Should I get an elevation certificate?

If your home is in Zone AE, yes. Check Collier’s certificate library first; one may already exist for your address.

Should I renovate before selling?

Fix what inspectors and insurers flag first: roof, water heater, electrical and plumbing. Then cosmetic work that pays back; we rank the list by return.

Does a course-side lot add value?

It did when the course was open. Today it depends on the buyer’s view of the case. We price course-side homes with that in mind.

When is the best time to list in Riviera?

Late fall through spring, when seasonal buyers are in Naples. Riviera closed 17 homes in October to December 2025 and 14 in January to March 2026 (Southwest Florida MLS).

Can I sell while my Riviera home is rented?

Yes, subject to the lease. Leases run 90 days to one year, so time the sale to the lease end where you can.

Can you sell my Riviera home off market?

Yes. We can show it privately to qualified buyers in our database. The buyer still needs association approval.

How do I sell a Riviera home I inherited?

Settle title first through probate or trust, then list. An heir under 55 may occupy the home only within the 80/20 allowance (Declaration, section 11.3), so plan the sale with that rule in mind.

Will a buyer’s lender have trouble with a manufactured home?

Some lenders do not finance manufactured homes or set age and foundation rules. We line up buyers whose lenders do.

Will condominium buyers face lender questions?

Lenders review the condominium association’s budget, reserves and insurance. Have the condominium documents ready at listing.

How do Riviera’s fees affect my sale?

Buyers compare monthly cost. Low fees with internet included help; we put the estoppel figure in the listing package.

What if my association has a special assessment?

Disclose it. The estoppel shows it, and we negotiate who pays.

How do I prepare a Riviera home for photos?

Clear surfaces, open blinds, trim landscaping and stage the lanai. We bring photography, video and drone.

Should I sell before or after buying my next home?

It depends on your finances and timing. We can coordinate both sides.

Is now a good time to sell in Riviera?

Riviera ran 58 closings in the 12 months to August 2026 at a $297,500 median. Your timing should follow your plans; we show you the current numbers.

What do buyers ask about most?

The golf course, the age rule, the flood zone and the dues.

Who are Riviera’s buyers?

Households that meet the recorded 55-and-over occupancy rule, at least one occupant 55 or older under the Declaration, who want a social community at an East Naples price.

How do you market a Riviera home?

To 55-and-over buyers in Naples and out of state, through our database, the MLS and social media, with the age rule and approval explained up front.
