What is your Rosewood Pointe Garden home worth? This is the McGreevy and Comisar valuation guide for owners of the 68 condominium units in Rosewood Pointe Garden at Bonita Fairways, the seven two-story buildings on Rosewood Pointe Court and Rosewood Pointe Terrace inside the gated Bonita Fairways golf community in Bonita Springs. It is built from every county-recorded sale, building by building and plan by plan. If you are deciding whether to sell, it sits beside our guide to selling your home in Rosewood Pointe Garden, and if you are also buying, read our guide to buying a home in Rosewood Pointe Garden.
Here is the short answer. The Lee County Property Appraiser recorded 10 qualified Rosewood Pointe Garden sales in the 36 months to 29 September 2026, the shortest window holding ten or more, all resales, at a median of $358,750 (the mean of the middle pair, $357,500 and $360,000) and $277 per heated square foot, from $329,000 to $465,000. But that median is not your value: it blends two three-bedroom sales at $425,000 and $465,000 with eight two-bedroom sales at a $353,250 median, and the last four sales, February to December 2025, were all two-bedrooms at $329,000 to $365,000. Your number lives inside your own building, plan and parking type.
Our office is on South Tamiami Trail in Bonita Springs, and we value Rosewood Pointe Garden units the way an appraiser does, from recorded closings. McGreevy and Comisar have been Top 1% Real Estate Agents Nationally Since 2008, and every figure below comes from the county’s sales file and roll, the recorded Bonita Fairways documents and the Southwest Florida MLS, not from a portal’s estimate.
A Rosewood Pointe Garden home is worth what comparable units in its own building, plan and parking type recently sold for, adjusted for floor, roof, air conditioning and condition. In the 36 months to 29 September 2026, the first window with ten or more sales, ten resales recorded a $358,750 median at $277 per heated square foot.
Data updated: September 2026 (Lee County Property Appraiser recorded sales, DOR-qualified, index built 29 September 2026, windows to 29 September 2026; Southwest Florida MLS, pulled 29 September 2026).
The table leads with the shortest window holding ten or more county sales and names the window and count beside every figure. Where a count is even, the median is the mean of the middle pair.
Segment | Window to 29 September 2026 | Sales (n) | Median | Range | Per heated sq ft |
|---|---|---|---|---|---|
All 68 units | 36 months, the lead window | 10, all resales | $358,750 (mean of $357,500 and $360,000) | $329,000 to $465,000 | $277 |
All 68 units | 60 months | 15, all resales | $349,000 (the eighth of 15) | $269,900 to $465,000 | $270 |
Two-bedroom units | 36 months | 8 | $353,250 (mean of $349,000 and $357,500) | $329,000 to $420,000 | $265 |
Two-bedroom units | 60 months | 13 | $349,000 | $269,900 to $420,000 | Not led with |
Three-bedroom units | 36 months | 2, listed below | $445,000 (mean of $425,000 and $465,000) | $425,000 to $465,000 | $300 |
Garage units, Buildings 2, 3, 4 and 6 | 60 months | 9 | $357,500 | $329,000 to $465,000 | Not led with |
Carport units, Buildings 1, 5 and 7 | 60 months | 6 | $339,500 (mean of $330,000 and $349,000) | $269,900 to $425,000 | Not led with |
The two-bedroom and three-bedroom rows are slices of the same sales, and two three-bedroom sales describe two units, not a market.
These are the ten facts that shape what a Rosewood Pointe Garden home is worth in September 2026, each drawn from county records, the Southwest Florida MLS, the recorded Bonita Fairways documents, City permits or Florida law, and each explained in the section that covers it.

McGreevy and Comisar value Rosewood Pointe Garden homes from the neighborhood’s own recorded sales, building by building and parking type by parking type, not from a ZIP-code average. We are a two-partner Bonita Springs team, Top 1% nationally since 2008, and we read the county file, the master declaration and the permits before we give an owner a number.
We lead Domain Realty Group, and with our Domain Realty Group team we have sold over $2.5 billion in real estate, with McGreevy and Comisar alone accounting for over $900 million in personal sales. Honors and recognition:
For this page we read the county’s sales file for every unit, 71 qualified resales from December 1999 to December 2025, and paired it with the 47 closings in the neighborhood’s full MLS history and the 2026 just values of all 68 units. In the last 12 months we tracked the one Rosewood Pointe Garden closing against its building, plan and roof, and we tracked all 15 sales of the last 60 months by building, plan and parking type.
The MLS pull of 29 September 2026 supplies days on market, sale-to-list ratios and active listings; its per-square-foot figures use living area, which is not comparable with the county’s heated area. Nineteen MLS sales across Bonita Fairways carry only the bare label Bonita Fairways, so they are in no count here.
Domain Realty, our brokerage, closed 671 transaction sides in Bonita Springs in the 60 months to October 5, 2026, $399.7 million in volume counted by side, per the Southwest Florida MLS pulled that day. McGreevy and Comisar are the #5 real estate team in Florida and the #1 real estate team in Bonita Springs in the 2026 RealTrends rankings. An online estimate misses Rosewood Pointe Garden values because it cannot see which of seven buildings your unit is in, whether it has a garage or a carport, which of 14 plans it uses or how old its roof is, and it works from very few sales. With two to six recorded sales a year, one outlier moves an algorithm a long way.
Data updated: September 2026 (Lee County Property Appraiser recorded sales and 2026 roll, to 29 September 2026; Southwest Florida MLS, pulled 29 September 2026).
The 1,307 square foot Nassau is the most frequently traded plan, and its four sales in 60 months ran $380,000 in December 2022, $420,000 in March 2024, $340,000 in July 2025 and $344,000 in December 2025. Two are in Building 6 and two in Building 4, so building alone does not explain the spread, and an estimate that averages the neighborhood cannot say which sale your unit resembles.
What decides your price | Where it comes from | Visible to a ZIP-code estimate? |
|---|---|---|
Building number and age (1997, 2004 or 2005) | County roll and plat | Rarely |
Plan and heated area, 14 plans from 1,136 to 1,842 sq ft | County roll | Sometimes, without the plan name |
Garage or carport | Building, by the master and condominium records | No |
Roof permit date (late 2020) | City of Bonita Springs permits | No |
Air conditioning change-out (43 of 68 units since 2012) | City permits | No |
Association fee and reserves (Garden A, Garden B, Commons) | Estoppel or budget, not published | No |
A broad estimate can blend Rosewood Pointe Garden with its neighbors. Botanika alone recorded 55 sales in 24 months, 48 of them builder-direct new construction, at a $399,420 median, against $346,500 on 6 sales here. Blend those and you value a 1997 to 2005 garden condominium as if it were a 2024 elevator building.
We value a Rosewood Pointe Garden home in five steps: start from recorded sales of your own plan and building, adjust for garage or carport, adjust for roof, air conditioning and condition, test the result against the county’s just value and Bermuda Links, and finish with a range you can check sale by sale. You see every sale we used.
Data updated: September 2026 (Lee County Property Appraiser roll and recorded sales to 29 September 2026; Southwest Florida MLS, pulled 29 September 2026; City of Bonita Springs permit record). Full building history is in our Rosewood Pointe Garden guide.
The county roll sorts the 68 units into 14 named plans across seven buildings. We price from sales of your exact plan first, then the nearest plan in your building type: for a Nassau, four sales in five years between $340,000 and $420,000; for a Cypress II or Dahlia II, neither of which has sold in five years, careful reasoning from the three-bedroom sales and a stated margin of error.
Over 60 months, 9 garage-unit sales had a $357,500 median and 6 carport-unit sales a $339,500 median. We treat the roughly $18,000 gap as a starting adjustment and test it against your building’s own sales, because over 36 months the read runs the other way on a very small sample, 7 garage sales at $357,500 against 3 carport sales at $360,000.
Your building’s roof permit date goes into every valuation, and so do the air handler and condenser: 43 of the 68 units have a permitted air-conditioning change-out since 2012. Permitted, impact-rated openings, a newer water heater and updated kitchen and bath separate the top of a plan’s range from the bottom.
Multiplying a plan’s heated area by the neighborhood’s per-square-foot figures gives a bracket, not a value: for a 1,307 square foot Nassau, the 24-month county median of $262 gives about $342,400 and the 36-month median of $277 about $362,000. We check that bracket against actual Nassau sales.
A buyer of your unit usually tours Bermuda Links, The Gardens at Bermuda Links and sometimes a Botanika resale, so we compare all of them and whatever is listed on the day, then hand you a range and a recommended list price.
Fifteen Rosewood Pointe Garden units sold in qualified, county-recorded sales from 30 September 2021 to 29 September 2026, from $269,900 for a Building 1 two-bedroom in October 2021 to $465,000 for a Building 4 three-bedroom in October 2023. Ten of the fifteen fall in the last 36 months, the window we lead with, at a $358,750 median.
Data updated: September 2026 (Lee County Property Appraiser recorded sales, DOR-qualified, index built 29 September 2026, windows to 29 September 2026; Southwest Florida MLS, pulled 29 September 2026).
The table widens the window step by step. The first window with ten or more sales is the one we lead with; a smaller window gets a count and a range, because a median of one or six sales describes a few units.
Window to 29 September 2026 | Qualified sales (n) | Range | Median | Per heated sq ft |
|---|---|---|---|---|
12 months | 1, a resale | $344,000 | $344,000 (one sale, listed below) | $263 |
24 months | 6, all resales | $329,000 to $365,000 | Not led with; $346,500, the mean of $344,000 and $349,000 | $262 |
36 months, the lead window | 10, all resales | $329,000 to $465,000 | $358,750 (mean of $357,500 and $360,000) | $277 |
60 months | 15, all resales | $269,900 to $465,000 | $349,000 (the eighth of 15) | $270 |
All history, December 1999 to December 2025 | 71, all resales | $110,400 to $465,000 | $201,000 | $154 |
Every one of the 71 recorded sales was a resale, since no builder-direct closing appears in the county file. The $277 is the median of each sale’s own ratio (the mean is $282), and the ten sales total $3,754,500.
The table lists building addresses only, never unit numbers. The first row is the only sale of the last 12 months, and the top six rows are the 24-month window.

The MLS windows also end 29 September 2026 and show how long units took to sell and how close they closed to the final list price.
MLS window to 29 September 2026 | Closed sales (n) | Median sold | Median days on market | Median sale-to-list | Median per MLS sq ft | Range |
|---|---|---|---|---|---|---|
12 months | 1 | $344,000 | 12 | 98.3% | $263 | $344,000 |
24 months | 6 | $342,000 | 60 | 96.4% | $255 | $257,000 to $365,000 |
36 months | 8 | $350,750 | 60 | 96.8% | $262 | $257,000 to $420,000 |
Over 36 months, 8 closings at a 96.8% sale-to-list ratio means the median unit closed about 3.2% under its final asking price.
The MLS 24-month low of $257,000 has no matching qualified deed in the county sales file the neighborhood guide used, and the county’s own parcel layer supplies a likely explanation. It shows a $257,000 transfer recorded on 30 June 2025 for a 1,160 square foot Building 1 unit built in 2005, carrying transfer code 98, which the Lee County Property Appraiser’s transfer code list describes as a transfer it was unable to process because of an error in the transfer instrument, such as an incomplete or incorrect legal description or an incorrect grantor. That is a paperwork code, not a finding that the price was not arm’s length. The amounts match to the dollar; we have not opened the deed, so treat the link as likely, not proven.
The same unit last recorded a sale in October 2021 at $269,900. The $257,000 is in no median on this page; adding it would make the 24-month county window seven sales, not six.
Only one sale recorded from 30 September 2025 to 29 September 2026, a Building 4 two-bedroom of 1,307 heated square feet at $344,000 on 29 December 2025. The MLS shows it closing at 12 days on market and 98.3% of its final list price, which implies an asking price near $350,000: priced where buyers saw value, not a sign the market had risen.
A Rosewood Pointe Garden home is worth most where its building, floor and plan match a recent sale. Over 60 months, Building 4 (n = 4) recorded a $362,000 median and Building 1 (n = 2) $299,950, garage units ran about $18,000 above carport units, and the two three-bedroom sales recorded $425,000 and $465,000.
Data updated: September 2026 (Lee County Property Appraiser recorded sales, 60 months to 29 September 2026, and the 2026 roll read 29 September 2026; City of Bonita Springs permit record).
Sales counts per building are one to four, so each building median is a handful of deeds. The just value column covers every unit in the building and does not depend on which units sold.

The county roll counts 52 two-bedroom and 16 three-bedroom units, all with two baths. Over 36 months, 8 two-bedroom sales ran from $329,000 to $420,000 at a $353,250 median. The three-bedroom read is two sales: $425,000 for a 1,359 square foot Building 5 unit in January 2024 ($313 per heated square foot) and $465,000 for a 1,614 square foot Building 4 unit in October 2023 ($288), neither in the last two years.
Over 60 months, 9 garage-unit sales ran from $329,000 to $465,000 at a $357,500 median and 6 carport-unit sales from $269,900 to $425,000 at a $339,500 median. Over 36 months the read is 7 garage sales at $357,500 against 3 carport sales at $360,000, so treat the $18,000 gap as a starting adjustment, not a rule.
Over 60 months, ground-floor units (n = 5) show a $365,000 median and upper-floor units (n = 10) $349,000, about $16,000 apart. Both three-bedroom sales were ground-floor units, so the gap partly measures plan rather than floor.
Garden A and Garden B price about alike: over 60 months Garden A (n = 4) shows $343,750 and Garden B (n = 11) $349,000, and over 36 months $361,250 (n = 2) against $354,500 (n = 8). The 1997 buildings (n = 4) show $362,500 against $349,000 for the newer buildings (n = 11), but they hold most of the three-bedrooms, so that is plan, not age.
Heated size band | Sales, 60 months (n) | Median sale |
|---|---|---|
Under 1,200 sq ft | 3 | $330,000 |
1,200 to 1,349 sq ft | 9 | $349,000 |
1,350 to 1,599 sq ft | 2 | $395,000 (mean of $365,000 and $425,000) |
1,600 sq ft and over | 1 | $465,000 |
Nine of the fifteen sales sit in the 1,200 to 1,349 square foot band. Every sale under $400,000 since June 2024 was a two-bedroom, and no two-bedroom has exceeded $365,000 since March 2024.
Rosewood Pointe Garden values are softer than in 2023 and far above the pre-2021 record. Yearly medians ran $397,500 in 2023 on 2 sales, $360,000 in 2024 on 5 and $342,000 in 2025 on 4, no sale has recorded in 2026 so far, and 20 of 22 repeat-sale pairs are gains.
Data updated: September 2026 (Lee County Property Appraiser recorded sales by year and each unit’s repeat sales, through 29 September 2026).

Counts of two to six a year swing hard with which units sell: the $397,500 of 2023 is two sales, one a three-bedroom at $465,000. Read the table as direction, not a forecast. From 2009 to 2012 the distress-era yearly medians ran $121,500 to $148,500, so even 2025 sits far above the record before 2021.
The county file links 20 units into 22 pairs of recorded sales more than a year apart. Twenty were gains and two were losses, at a median annualized change of +7.0% a year over a median hold of 5.5 years. For the 16 pairs whose second sale is 2019 or later the median is +6.6% a year.
Hold length | Pairs | Gains | Median annualized change |

March 10, 2010 | October 27, 2023 | $144,000 | $465,000 | 13.6 years | +9.0% a year |
May 15, 2019 | March 6, 2024 | $220,000 | $420,000 | 4.8 years | +14.4% a year |
December 3, 2021 | May 1, 2024 | $315,000 | $360,000 | 2.4 years | +5.7% a year |
May 3, 2019 | October 7, 2024 | $225,000 | $357,500 | 5.4 years | +8.9% a year |
April 17, 2015 | February 13, 2025 | $205,500 | $365,000 | 9.8 years | +6.0% a year |
December 21, 2022 | December 29, 2025 | $380,000 | $344,000 | 3.0 years | -3.2% a year |
Six of the seven were gains at a median of about +8.9% a year. The one loss is the most recent pair, a Building 4 two-bedroom bought at $380,000 in December 2022 and sold at $344,000 in December 2025. The only other loss in the file is older: a Building 1 two-bedroom bought in 2016 for $184,500 that sold for $175,000 in 2020. If you bought in late 2022 or 2023, your price may sit above what recent sales support; a pair measures what an owner earned, not what the next buyer will pay.
The clearest way to see how a Rosewood Pointe Garden unit is valued is one unit’s recorded sales. The unit below is a two-bedroom, two-bath Jasmine plan in Building 5 at 9660 Rosewood Pointe Terrace, whose public record we tracked in the Lee County Property Appraiser’s sales file; we did not represent either side of any of its sales.
Data updated: September 2026 (Lee County Property Appraiser recorded sales and 2026 roll for one Building 5 unit, indexed 29 September 2026; City of Bonita Springs permit record; recorded Instrument 2024000069667).
A two-bedroom, two-bath unit of 1,219 heated square feet in a 1997 building, Garden B, upper floor, with a carport. The unit’s 2026 just value is $278,798, about 23% below the price of its latest sale.
Recorded | Price | Per heated sq ft | Change from prior sale | Annualized |
|---|---|---|---|---|
September 6, 2018 | $212,500 | $174 | First sale in this record | Not applicable |
December 3, 2021 | $315,000 | $258 | +48.2% over 3.2 years | +12.9% |
May 1, 2024 | $360,000 | $295 | +14.3% over 2.4 years | +5.7% |
Across 5.7 years the price rose $147,500, or 69.4%, about 9.8% a year, ahead of the neighborhood’s 7.0% median for repeat sales.
The seven City roof permits of 29 October and 5 November 2020 fall between the September 2018 and December 2021 sales, so the December 2021 buyer purchased into a building that appears to have been reroofed the year before. The May 2024 sale followed the 12 March 2024 recording of the $2,500 buyer-paid resale contribution; whether it applied to that sale is not in the public record.
First, the plan is the comparable: the same 1,219 square foot Jasmine sold for $315,000 in December 2021 and $360,000 in May 2024. Second, the building is not one comparable: Building 5’s other 60-month sale is a 1,359 square foot three-bedroom at $425,000 in January 2024, so a building average misvalues both. Third, the county’s just value of $278,798 sits about 23% under the last sale, a normal gap explained below. The record cannot tell us the list price, the condition or the negotiation behind any sale.
Six things move a Rosewood Pointe Garden home’s value most: its plan and size, its parking, its floor, the roof and air-conditioning record, its condition and the carrying costs a buyer inherits. The sales put numbers on some of them and leave the rest to a walk-through.
Data updated: September 2026 (Lee County Property Appraiser recorded sales, 60 months to 29 September 2026; City of Bonita Springs permit record; Bonita Fairways master declaration and 2026 master budget).
Factor | What the record shows | Direction and size |
|---|---|---|
Plan and size | Under 1,200 sq ft $330,000 (n = 3); 1,200 to 1,349 $349,000 (n = 9); 1,350 to 1,599 $395,000 (n = 2); 1,600 and over $465,000 (n = 1) | Larger plans sell higher, but the top bands are one or two sales |
Parking | Garage $357,500 (n = 9) against carport $339,500 (n = 6), 60 months | About $18,000 for a garage on the 60-month read; the 36-month read is level |
Floor | Ground floor $365,000 (n = 5) against upper floor $349,000 (n = 10) | About $16,000, partly a plan effect |
Roof | Seven City roof permits dated 29 October and 5 November 2020 | Roofs about six years old help a buyer’s insurance conversation |
Air conditioning | 56 permits on 43 of 68 units since 2012 | A unit without a change-out draws inspector questions |
Openings | 23 shutter permits on 21 units, 2003 to 2026 | Permitted, impact-rated openings are a question every buyer’s insurer asks |
Fees and reserves | Master $1,100 for 2026; Garden fees not published | A monthly cost a buyer capitalizes into what they will bid |
Timing | 2023 median $397,500 (n = 2), 2025 $342,000 (n = 4) | A year and a half of softness the unit can absorb or resist |
The neighborhood’s per-square-foot figures bracket the 1,307 square foot Nassau between about $342,400 and $362,000. Larger plans price higher in total and lower per square foot: the 1,614 square foot Santa Monica sold at $288 per heated square foot in October 2023, against $313 for a 1,359 square foot three-bedroom three months later.
The master declaration lets a resident keep a boat, trailer or recreational vehicle only fully enclosed in a structure, and an open carport is not a structure, so a garage unit can shelter a vehicle a carport unit cannot. A buyer pays for that use, which is a plain reason the 60-month carport median sits about $18,000 below the garage median.
Fees affect value because a buyer prices the monthly cost before the purchase price. A Rosewood Pointe Garden buyer at the $358,750 median faces about $5,720 a year in known layers without a homestead exemption, or $5,200 with one, plus the unpublished Garden A or Garden B fee and $2,500 due at closing.
Data updated: September 2026 (Bonita Fairways 2026 master budget; Lee County 2026 proposed millage for tax district 017; recorded Instrument 2024000069667; Florida Statutes 718.112 and 718.116).
Layer | 2026 amount | Who bills it | Where it is documented |
|---|---|---|---|
Master assessment | $1,100 a year, billed $550 twice a year ($964 operating plus $136 reserve) | Bonita Fairways Community Association | |
Resale capital contribution | $2,500 once, paid by the buyer | Bonita Fairways Community Association | |
Garden A or Garden B association fee | Not published | The condominium association | Estoppel certificate or adopted budget |
Commons association charge | Not published; whether billed separately is not stated | Commons association | Estoppel certificate |
Special assessments | None approved 2021 to 2026 at the master level | Bonita Fairways Community Association | |
Property tax | Varies by taxable value; 12.8217 mills | Lee County Tax Collector |
The example assumes a buyer’s taxable value of $358,750, the 36-month county median, and the 2026 proposed millage of 12.8217 for City of Bonita Springs tax district 017. It leaves out the Garden or Commons fee and the owner’s insurance.
Layer | Without homestead | With homestead | How it is figured |
|---|---|---|---|
Property tax | $4,600 | $4,080 | $358,750 x 12.8217 mills; homestead exemptions below |
Master assessment | $1,100 | $1,100 | 2026 master budget |
Stormwater fee | $20 | $20 | City fee for a condominium |
Known annual layers | $5,720 | $5,200 | Sum of the three above |
Known monthly layers | $477 | $433 | Annual divided by 12 |
Garden fee and insurance | Add yours | Add yours | Not published; use the estoppel |
One-time resale contribution | $2,500 | $2,500 | Paid by the buyer unless exempt |
The Garden A, Garden B and Commons fees, reserve schedules and special assessments are not posted anywhere we could reach, so the estoppel certificate or the adopted budget prices your buyer’s monthly cost. A monthly cost is capitalized into what a buyer can borrow: as an arithmetic illustration only, $100 a month is about $15,821 of loan at 6.5% over 30 years, about $16,679 at 6% and about $15,031 at 7%. A $100 fee difference between buildings would be the size of the $18,000 garage-to-carport gap, which is why we ask for the fee before we call a gap a preference.
Section 9.12 of the master declaration, added by the amendment recorded on 12 March 2024, requires a $2,500 contribution on a sale, paid by the buyer. It exempts a transfer to a spouse or co-owner, by inheritance or to an estate-planning trust, a foreclosure by a lender or the association, an owner who sells one Bonita Fairways unit and buys another within one year, and a first purchase directly from Home Dynamics or Cedar Green Homes. The association’s public notice of transfer fee tells brokers to include it in listings.
In a Chapter 718 condominium the association buys the building policy and each owner buys an HO-6 policy for the interior, contents and liability. The association’s premium and deductible are not published for Garden A, Garden B or the Commons, and the master association’s 2024 budget presentation records community-level insurance increases of 42% and then 45%. Buildings 3 and 5 date from 1997, before Florida’s first statewide building code took effect on 1 March 2002, so a buyer’s insurer may ask more about them. Every point we tested is FEMA Zone X shaded, which carries no federal mandatory flood insurance requirement, and every Bonita Fairways address is in Lee County Evacuation Zone A.
No. The Lee County Property Appraiser’s 2026 just value for a Rosewood Pointe Garden unit runs well below what units sell for. The 10 sales of the last 36 months closed at a median 1.25 times each unit’s own 2026 just value, from 1.12 to 1.55 times, so the county figure is a floor for the conversation, not a price.
Data updated: September 2026 (Lee County Property Appraiser 2026 roll, read from the county’s live parcel layer on 29 September 2026; recorded sales to 29 September 2026).
The table sets each of the ten 36-month sales against the 2026 just value of the same unit. It shows building and plan only, never unit numbers.

|---|---|---|---|---|---|
December 29, 2025 | 4 | Nassau (1,307 sq ft) | $344,000 | $289,606 | 1.19 |
July 11, 2025 | 6 | Nassau (1,307 sq ft) | $340,000 | $289,037 | 1.18 |

February 13, 2025 | 3 | Bougainvillea (1,401 sq ft) | $365,000 | $299,926 | 1.22 |
October 25, 2024 | 7 | Anguilla (1,136 sq ft) | $349,000 | $254,990 | 1.37 |
October 7, 2024 | 2 | Martinique (1,341 sq ft) | $357,500 | $313,658 | 1.14 |
May 1, 2024 | 5 | Jasmine (1,219 sq ft) | $360,000 | $278,798 | 1.29 |
March 6, 2024 | 6 | Nassau (1,307 sq ft) | $420,000 | $289,606 | 1.45 |
January 31, 2024 | 5 | Hibiscus and Acacia (1,359 sq ft) | $425,000 | $274,004 | 1.55 |
October 27, 2023 | 4 | Santa Monica (1,614 sq ft) | $465,000 | $337,061 | 1.38 |
The median of the ten ratios is 1.254, and the ratio of the two medians, $358,750 to a $288,143 median just value across all 68 units, is 1.245. The 12-month sale, $344,000 against $289,606, is 1.188. Across all 15 sales of 60 months the median ratio is 1.217. The four Nassau sales show the spread inside one plan: 1.31, 1.45, 1.18 and 1.19.
Just value is the Property Appraiser’s estimate of market value on 1 January; assessed value is the billing base after caps; taxable value is assessed value after exemptions. On a homestead, Florida caps the yearly rise in assessed value at 3% or the inflation rate, whichever is lower. Of the 27 homestead units, 20 are assessed below just value, at a median assessed-to-just ratio of 0.77 and a lowest of 0.46; of the 41 non-homestead units, 10 are assessed below just value, at a median of 1.00. A buyer’s assessment resets to market value the year after a sale, and the Lee County Property Appraiser’s exemption page explains how a buyer applies.
A ratio of 1.25 applied to a $289,606 just value gives about $362,000, near the middle of the Nassau sales, but the range of 1.12 to 1.55 gives anywhere from $324,000 to $449,000. That spread is too wide to price from, so we use just value as a cross-check and start from recorded sales of your plan and building.
Rosewood Pointe Garden and Bermuda Links have held value about equally over long holds and both softened after 2023. Repeat sales gained a median +7.0% a year here and +7.2% at Bermuda Links, and the yearly median fell 14.0% from 2023 to 2025 here against 18.8% there, on small counts. Both had roof permits in 2020.
Data updated: September 2026 (Lee County Property Appraiser recorded sales for both neighborhoods, indexed 29 September 2026; Southwest Florida MLS, pulled 29 September 2026; City of Bonita Springs permit record).

On the numbers, neither clearly does. Rosewood Pointe Garden gave back less from its 2023 peak, 14.0% against 18.8%, but its yearly medians are two, five and four sales, and Bermuda Links’ are four, seven and eleven, so the difference could be which units sold. Repeat sales are the sturdier measure, and there the two are level: +7.0% a year at Rosewood Pointe Garden and +7.2% at Bermuda Links, with 20 of 22 pairs and 49 of 52 pairs gains. Rosewood Pointe Garden’s one loss since 2020 came from a unit bought near the December 2022 level.
Bermuda Links, on turnover: 15 sales in 24 months, 10.6% of its units, against 8.8% here, and 3 active listings against none. But its MLS days on market were longer, 78.5 against 60, and its sale-to-list ratio lower, 95.2% against 96.4%, on small counts.
We value your unit against Bermuda Links because your buyer will. Its home valuation guide carries the same measures for its 142 units, and its neighborhood guide covers the buildings, fees and rules. Do not price from a Bermuda Links median without checking plan, parking and building age: on 36-month figures the two are level, and on 24 months they are $34,000 apart.
Rosewood Pointe Garden sits in the middle of Bonita Fairways. On each neighborhood’s first window with ten or more county sales, its $358,750 is above Bermuda Links at $312,500 and The Gardens at Bermuda Links at $327,450, level with Carousel Cove at $360,000, and below Botanika at $399,420 and Natura at $486,250.
Data updated: September 2026 (Lee County Property Appraiser recorded sales for all six neighborhoods, indexed 29 September 2026; Southwest Florida MLS, pulled 29 September 2026).

The windows differ, so read the gaps with care. Rosewood Pointe Garden’s 24-month county figure is $346,500 on 6 sales, so at 24 months it sits $34,000 above Bermuda Links’ $312,500 on 15, while at 36 months the two are level. Botanika’s median is mostly new construction sold by the builder, and its 7 resales medianed $320,000, under Rosewood Pointe Garden’s.

MLS and county medians differ because each counts a different set of closings. The Bonita Fairways community guide covers the gate, the course and all six neighborhoods, and our Bonita Fairways home valuation page values the community as a whole.
A Rosewood Pointe Garden seller at the $358,750 median nets about $333,861 before proration and payoff if the seller pays 2.75% listing commission and 2.5% buyer-agent compensation, or about $342,830 without buyer-agent compensation. The costs are the commission, deed stamps, the owner’s title policy, an estoppel and settlement charges.

Florida charges $0.70 per $100 of the price, or fraction of $100, on the deed under Section 201.02, and in a Lee County resale the seller customarily pays it. The title premium is set by rule, Rule 69O-186.003: $5.75 per $1,000 up to $100,000 and $5.00 per $1,000 from $100,000 to $1,000,000. The estoppel is the adjusted cap of $299 under Section 718.116, plus $119 if rushed.
With the example rates, each additional $10,000 of sale price adds about $9,355 to your net, so the difference between $344,000 and $358,750 is worth about $13,800 to you.
The tax proration is left out because taxes are not published per unit. If you cover the buyer’s $2,500 contribution, subtract it, and add a second estoppel if the Commons association issues one. Every figure is an estimate, and the title company’s settlement statement is the final word.

These are the questions Rosewood Pointe Garden owners ask us most often before they price, insure or sell, answered from the Lee County sale record and roll, the Southwest Florida MLS, the recorded Bonita Fairways documents and Florida law. For anything specific to your unit, call Jesse direct at (239) 898-6072.
Your unit sits inside a recorded range: 10 qualified sales in 36 months ran from $329,000 to $465,000 at a $358,750 median, and the last four ran $329,000 to $365,000. Building, plan, parking, roof record and condition place you inside it.
Two-bedrooms sold at a $353,250 median over 36 months (n = 8), from $329,000 to $420,000, and the two three-bedrooms at $425,000 and $465,000. The last four sales, February to December 2025, were all two-bedrooms.
The county median is $358,750 over 36 months on 10 sales and $349,000 over 60 months on 15. The MLS median over 36 months is $350,750 on 8 closings, because the two sources count a slightly different set of closings.
One in the county record from 30 September 2025 to 29 September 2026: a Building 4 two-bedroom at $344,000 on 29 December 2025. Over 24 months the county shows 6 sales, and none has recorded in 2026.
Down from the 2023 peak. Yearly medians ran $397,500 in 2023 on 2 sales, $360,000 in 2024 on 5 and $342,000 in 2025 on 4, though which units sell moves a figure this small as much as the market does.
The county median is $277 per heated square foot over 36 months (n = 10) and $262 over 24 months (n = 6). MLS figures use living area and are not comparable, so we never mix them.
Rarely to the dollar. An estimate cannot see your building, plan, garage or carport, floor or roof date, and the Nassau plan alone sold between $340,000 and $420,000 in five years.
We start from recorded sales of your plan and building, adjust for parking, roof, air conditioning and condition, cross-check against the county’s just value and Bermuda Links, and give you a range with every sale shown.
Over 60 months, garage units (n = 9) had a $357,500 median and carport units (n = 6) $339,500. Over 36 months the small samples ran level, $357,500 (n = 7) against $360,000 (n = 3), so we test the gap against your building.
Yes, on the few sales there are: $425,000 and $465,000 against a $353,250 median for 8 two-bedrooms. Two sales describe two units, so we value a three-bedroom from its own building and size.
Over 60 months, ground-floor units (n = 5) show a $365,000 median and upper-floor units (n = 10) $349,000. Both three-bedroom sales were ground-floor units, so part of that gap is plan, not floor.
Not materially. Over 60 months Garden A (n = 4) had a $343,750 median and Garden B (n = 11) $349,000; plan and parking matter more than which garden.
Not on the record. The 1997 buildings (n = 4) show $362,500 against $349,000 for the newer buildings (n = 11), because they hold most of the three-bedrooms, though a buyer’s insurer may ask more about a pre-2002 building.
The 1,307 square foot Nassau, with four sales in 60 months at $340,000, $344,000, $380,000 and $420,000. Its median, $362,000, sits close to the neighborhood’s 36-month median.
Yes, mostly through insurance. The City permit record shows seven roof permits dated 29 October and 5 November 2020 that appear to cover the seven buildings, though the record does not say which permit covers which building, so we confirm yours.
It affects what an inspector writes and what a buyer negotiates. Of the 68 units, 43 have a permitted air-conditioning change-out since 2012, so a unit without one stands out.
Buyers price monthly cost before purchase price. The master assessment is $1,100 for 2026, but the Garden A, Garden B and Commons fees are not published, so the estoppel shows the full cost.
For 2026 it is $1,100 a unit, billed $550 twice a year ($964 operating, $136 reserve), across 736 units. It was $932 in 2025 and $1,000 in 2023 and 2024, and no master special assessment was approved from 2021 to 2026.
A one-time resale contribution under Section 9.12 of the master declaration, recorded 12 March 2024 as Instrument 2024000069667, paid by the buyer. Exemptions include spouse or co-owner transfers, inheritance, foreclosure, a move between Bonita Fairways units within a year and a first purchase from the builder.
Not anywhere we could reach. The estoppel certificate or the association’s adopted budget shows them. The declarations are recorded at Official Records Book 2952, Pages 3483 and 3413, at the Lee County Clerk.
Yes. The association insures the building and each owner carries an HO-6 policy, and the master association’s 2024 budget presentation records community-level increases of 42% and then 45%.
Every point we tested is FEMA Zone X shaded, on panel 12071C0656G, effective 17 November 2022, and Lee County Evacuation Zone A. No federal flood insurance purchase requirement applies, though a lender may still ask.
No. The 10 sales of the last 36 months closed at a median 1.25 times each unit’s own 2026 just value, from 1.12 to 1.55.
No, it changes your tax bill, not the market value. Of the 27 homestead units, 20 are assessed below just value under the Save Our Homes cap, and a buyer’s assessment resets to market value the year after a sale.
Level on repeat sales, +7.0% a year against +7.2%, and on 36-month medians, $358,750 against $360,000. Over 24 months, $346,500 on 6 sales here sits $34,000 above Bermuda Links’ $312,500 on 15.
Mid-range: $358,750 is above Bermuda Links ($312,500) and The Gardens at Bermuda Links ($327,450), level with Carousel Cove ($360,000) and below Botanika ($399,420) and Natura ($486,250), each on its own first 10-sale window.
At $358,750, about $333,861 with example buyer-agent compensation and $342,830 without; at $344,000, $320,063 and $328,663; at $329,000, $306,030.50 and $314,255.50. All are before proration and payoff.
The association’s statement of what you owe and what your buyer will pay. Section 718.116 sets a $250 base cap, adjusted for inflation to $299 in our examples, plus $119 if rushed.
If the unit was your main home for two of the last five years, federal law lets you exclude up to $250,000 of gain, or $500,000 for a married couple filing jointly, under IRS Publication 523. Florida has no personal income tax.
The MLS 36-month median is 60 days on market across 8 closings, and the one closing in the last 12 months took 12 days. A financed closing usually takes 30 to 60 days after contract.
The record shows no spring peak, with 11 of 28 sales since 2019 in the fourth quarter. With no competing listing today and medians softer than 2023, the better question is what your unit needs to be ready, and we can put both paths on paper.

The county parcel layer shows a $257,000 transfer for a Building 1 unit on 30 June 2025 coded 98, a code for an instrument error, not a price finding. The amounts match, but we have not opened the deed, so it is in no median here.
