Updated September 2026 · Jesse McGreevy and Marc Comisar, Domain Realty · Values from the Lee County Property Appraiser recorded-sale file and parcel layer, read 29 September 2026, with sales windows to 29 September 2026 and Southwest Florida MLS figures pulled the same day

What is your Bermuda Links home worth? This is McGreevy and Comisar’s valuation guide for the owners of the 142 two-bedroom condominiums in Bermuda Links at Bonita Fairways, the 14 two-story buildings beside the clubhouse inside the gated golf community of Bonita Fairways in Bonita Springs. It is built from every qualified Bermuda Links deed the county has recorded since December 2009, matched to each unit’s own parcel record. If you are deciding whether to sell, it sits beside our guide to selling your home in Bermuda Links; if you are also buying, read our guide to buying a home in Bermuda Links.

Here is the short answer. Bermuda Links sells about ten times a year, so a fair median needs two years of deeds: in the 24 months to September 29, 2026, the county recorded 15 Bermuda Links resales at a $312,500 median, or $247 per heated square foot, from $265,000 to $400,000. But a Bermuda Links home is not worth the complex median. The eight garage sales had a $361,875 median over those 24 months and the seven carport sales $296,000, a gap of about $66,000, and the last four sales, all in carport buildings, ran $265,000 to $310,000. Your value lives inside one of those two bands, then moves with your plan, your floor, your condition and the paperwork a buyer can read.

Our office is on South Tamiami Trail in Bonita Springs, a short drive from the Bonita Fairways gate, and we value Bermuda Links homes the way an appraiser does, from recorded closings, before a buyer’s lender orders one. McGreevy and Comisar have been Top 1% Real Estate Agents Nationally Since 2008, and every figure below comes from the county’s own records, the City’s permits and the association’s posted documents, not from a listing portal.

A Bermuda Links home is worth what comparable homes in its own parking group recently sold for, adjusted for plan, floor, condition and the documents a buyer can read. Over the 24 months to September 29, 2026, the first window with ten or more sales, 15 resales recorded a $312,500 median at $247 per heated square foot.

Data updated: September 2026 (Lee County Property Appraiser DOR-qualified recorded sales through 29 September 2026; Southwest Florida MLS pull of 29 September 2026).

Neither group reaches ten sales alone in 24 months, so each figure above rests on a small count, which is why we list the sales themselves later in this guide and name the window beside every number. The complex median of $312,500 is one observed sale, the eighth of fifteen, a second-floor carport unit that recorded on April 14, 2025.

Key Takeaways

These are the ten facts that shape what a Bermuda Links home is worth in September 2026, each drawn from the Lee County Property Appraiser’s recorded sales and parcel layer, the Southwest Florida MLS, City of Bonita Springs permits or the recorded association documents, and each explained in the section that covers it.

  • Complex median: $312,500 on 15 qualified resales in the 24 months to September 29, 2026, at $247 per heated square foot, from $265,000 to $400,000, for $4,887,250 in recorded volume.
  • Last 12 months: four sales, listed rather than averaged: $265,000, $310,000, $300,000 and $295,000, all in carport buildings, with a $297,500 median (the mean of $295,000 and $300,000).
  • Garage beats carport by about $66,000. Eight garage sales in 24 months had a $361,875 median; seven carport sales had a $296,000 median; over 60 months the medians were $380,000 (28 sales) and $305,000 (12 sales).
  • Direction: down from the 2023 peak. The yearly median per heated square foot was $297 in 2023 and $247 in 2026 to mid-June, about 17 percent lower, on three to 11 sales a year.
  • Long holders are ahead. Of 52 repeat sales more than a year apart, 49 sold for more, after a median hold of 4.97 years and a median gain of 51 percent, about 7.2 percent a year.
  • The appraiser’s number is not the market. The county’s 2026 just value is a median $258,077, and for the 15 sales in 24 months it stands at 76 percent of the price paid.
  • MLS behavior: 12 closings in 24 months at $323,750, a median 78.5 days on the market and 95.2 percent of final list price; three homes are active at a $369,000 median list price.
  • Every roof is about six years old. Forty-two City permits, applied for on July 17, 2020 and finaled between November 18, 2020 and January 5, 2021.
  • The cost layer is partly hidden. The master assessment is $1,100 in 2026 and the buyer pays a $2,500 resale contribution, but the Bermuda Links condominium fee is not published; the estoppel certificate shows it.
  • January through May is the season. Fifty-five percent of the 159 recorded sales since 2009 fell in those five months.

A valuation built from 159 deeds and 142 unit records

We tracked every one of the 159 qualified Bermuda Links deeds the county file holds, from December 31, 2009 to June 15, 2026, against its building, floor, plan size and parking type, and against the unit’s 2026 just value on the county parcel layer. When an owner in Building 20 asks what a home is worth, the answer starts with the garage-building record, not the complex median, and not the four carport sales that make up the last 12 months.

Our record behind this page

Domain Realty, our brokerage, closed 671 transaction sides in Bonita Springs in the 60 months to October 5, 2026, $399.7 million in volume counted by side, per the Southwest Florida MLS pulled that day. McGreevy and Comisar are the #5 real estate team in Florida and the #1 real estate team in Bonita Springs in the 2026 RealTrends rankings. We did not walk your unit, so no figure here is an appraisal, and the county file lags: a deed can take about three months to reach it, and the newest Bermuda Links sale in the file was recorded on June 15, 2026. What we do have is the public record for all 142 homes, and the way we use it is set out below.

Automated estimates, including the big national portals’ home-value estimates, miss Bermuda Links values because 142 near-identical condominiums split into two parking groups about $66,000 apart, because the complex trades about ten times a year, and because a model cannot read a building’s roof permit, a floor plan the county records as ten different sizes or a condominium fee that is not published anywhere.

Data updated: September 2026 (Lee County Property Appraiser recorded sales and parcel layer, read 29 Sep 2026; City of Bonita Springs permit record; Florida DBPR filings).

What a model cannot see

The roof, the fee and the paperwork. Every Bermuda Links roof was replaced under permits finaled between November 18, 2020 and January 5, 2021, which a model treats as no information at all. The Bermuda Links condominium fee, budget and reserve schedule are not posted online, so a model has nothing to price, while a buyer’s lender will ask for all three. The Bonita Fairways master assessment rose 18 percent in 2026 to $1,100, and buyers price that too.

We value a Bermuda Links home the way an appraiser would: choose recorded sales from the same parking group, floor and plan, adjust each for size, condition and time, weight the most similar and most recent, then test the result against The Gardens at Bermuda Links and against the homes for sale on the day you would launch.

Data updated: September 2026 (Lee County Property Appraiser recorded sales through 29 September 2026; qualification codes per the county’s transfer code list; Southwest Florida MLS pull of 29 September 2026).

Step one: the right comparables, from the right window

This is the discipline behind our Top 1% Real Estate Agents Nationally Since 2008 record. We count only deeds the county has coded as qualified, arm’s-length sales of an improved unit. We use the first window that holds ten or more sales and name it beside every figure; for Bermuda Links that window is 24 months. When a window holds fewer than ten sales we list them, because a median of four is not a market.

Step two: screen the outliers

Two deeds since 2021 do not fit the market around them: $160,000 for a carport unit on August 2, 2021, and $165,000 for a garage unit on February 24, 2022, in years when the yearly medians were $265,000 and $373,750. The county coded both as qualified and the public record does not say why they were so low. We keep them in the county counts, because we do not delete deeds, but we do not price a home from either.

The adjustments that matter most are parking type, plan size, floor, the condition of kitchens and baths, the age of the air conditioner, impact windows or permitted shutters, and any assessment shown on the estoppel. Each is priced from paired Bermuda Links sales where the record allows, and from The Gardens where it does not. Roofs do not adjust: every Bermuda Links roof is a 2020 roof.

A worked example: a first-floor garage unit

Take a 1,347-square-foot first-floor garage unit. The 24-month garage median of $258.50 per heated square foot puts that plan near $348,000, and the garage sales of that plan in 60 months ran from $285,000 to $450,000 with a $383,750 median (the mean of the middle pair). The 24-month garage sales were narrower, $335,000 to $400,000 for seven of eight homes, so we would start the conversation in the mid-$300,000s and let condition and the season decide where in that band to list.

Bermuda Links homes recorded 40 qualified sales from September 30, 2021 to September 29, 2026, at a $364,500 median, from $165,000 to $475,000. The windows below show how the median moves with the window, because a small complex changes its story every time the window changes; the 24-month window is the honest read of today.

Data updated: September 2026 (Lee County Property Appraiser recorded sales, windows ending 29 September 2026; Southwest Florida MLS pull of 29 September 2026).

The 36 and 60-month medians are higher because they reach back into 2022 and 2023, when yearly medians were $373,750 and $412,500. Sixty months hold $14,207,059 in recorded volume; 24 months hold $4,887,250 and 12 months hold $1,170,000. Every sale in all five windows was a resale: the builder closings of 2005 and 2006 pre-date the county file.

The MLS adds what a deed cannot: how long homes sat and how far below the final list price they closed. Our team pulled these figures on September 29, 2026 by the MLS Sub/Condo field.

The 12-month MLS row rests on two closings, so read it as an anecdote. The 24-month row, 12 closings at 95.2 percent of list after 78.5 days, is the sturdier guide to how a sale behaves today. The 13-day median in the 60-month row reflects 2021 and 2022, when homes sold almost as fast as they listed.

The last 12 months: four sales, listed

Four sales recorded in the last 12 months: $265,000 for a 1,213-square-foot first-floor unit in Building 16 on November 26, 2025; $310,000 for a 1,187-square-foot first-floor unit in Building 17 on March 25, 2026; $300,000 for a 1,216-square-foot second-floor unit in Building 17 on April 22, 2026; and $295,000 for a 1,216-square-foot second-floor unit in Building 11 on June 15, 2026. All four were carport units. The last garage-building resale recorded on September 2, 2025 at $285,000.

Bermuda Links values move first with the parking group and then with plan size and building. Over 60 months the eight garage buildings recorded 28 sales at a $380,000 median and the six carport buildings 12 sales at $305,000; the 1,347-square-foot plan is the most traded, and floor matters far less over five years than over two.

Data updated: September 2026 (Lee County Property Appraiser recorded sales, 60-month window to 29 September 2026, and parcel layer just values read 29 September 2026).

Building counts are small, so we read a building as a group of buildings. Buildings 8 and 20 each recorded six sales in 60 months, the most of any building, and their medians of $400,200 and $381,250 are among the highest in the garage group. Buildings 10, 11, 12, 16, 17 and 21 together recorded 12 sales, and Building 12, with 17 sales since 2009, had none in the last 60 months. The nearest building to the clubhouse, Building 13, and the farthest, Building 21, each have too few sales to say whether distance matters.

The county’s just values rise with plan size, from a median $216,026 for the 1,180-square-foot plan to $312,114 for the 1,662-square-foot plan, but sale prices do not rise in step. The 1,662 plan is among the highest by price and the lowest by the foot, $228.60, because buyers pay less per foot as a unit gets larger. A price-per-foot shortcut from a small plan overstates a large one, and the reverse.

By floor

Over 24 months, the seven first-floor sales had a $360,000 median and the eight second-floor sales a $306,250 median (the mean of $300,000 and $312,500). Over 60 months the gap almost closes: 22 first-floor sales at $365,000 and 18 second-floor sales at $357,875. Within each parking group over 24 months, first-floor garage units (four sales) had a $372,500 median against $335,000 for second-floor garage units (four sales), while carport units were level at $296,000 (three first-floor sales) and $297,500 (four second-floor sales). The record does not show a reliable floor premium, only that garage buildings happened to sell more first-floor units in the recent window.

Bermuda Links values are below their 2023 peak and roughly level since 2025: the yearly median per heated square foot was $297 in 2023, $286 in 2024, $243 in 2025 and $247 in 2026 to mid-June, about 17 percent below the peak, while the median price fell from $412,500 to $300,000 across the same years.

The median more than tripled from a $113,550 low in 2011 to $412,500 in 2023, with the steepest step between 2021 and 2022, when the per-foot median rose from $209 to $288. Since 2023 the per-foot median has fallen about 17 percent, from $297 to $247. A year with three or four sales is a data point, not a trend, and 2023 and 2026 are both such years.

Repeat sales: what owners actually gained

Fifty-two Bermuda Links pairs of recorded sales, from 44 units, are more than a year apart. The median hold is 4.97 years and the median total gain is 51 percent, a median of 7.2 percent a year (mean 8.2 percent, range from an 11.6 percent annual loss to a 41.8 percent annual gain), before purchase costs, improvements and taxes.

One Home’s Public Record: A First-Floor Garage Unit in Building 8, 2005 to 2024

A first-floor, 1,347-square-foot garage unit at 9600 Rosewood Pointe Ter in Building 8 has four recorded prices on the county roll: $285,400 in September 2005, $200,000 in July 2019, $242,500 in November 2020 and $382,499 in February 2024. The chain crosses the whole cycle: a 30 percent fall, a 21 percent rebound and a 58 percent rise.

Data updated: September 2026 (Lee County Property Appraiser parcel layer and recorded-sale file; City of Bonita Springs roof permits for Building 8; unit read without owner names or unit numbers).

The unit

Building 8 is the first phase of Bermuda Links, recorded as Phase 1 and built in 2005, one of the eight garage buildings, with 12 units of 1,341 to 1,662 square feet. This unit is one of the 32 homes of 1,347 square feet, two bedrooms and two baths. Its 2026 just value on the county parcel layer is $270,754, with no homestead exemption, and the assessed and taxable values equal the just value.

2005 to 2019: the fall

The roll’s oldest sale for the unit is $285,400 on September 14, 2005, coded 06 by the county, a pre-2009 qualified-sale code. The next recorded sale was $200,000 on July 11, 2019, 29.9 percent lower after 13.8 years. That is a reminder that a new-construction price is not a floor: this unit’s 2019 price per heated square foot, $148, sat below the $167 yearly median of 2019 for the complex.

2020 to 2024: the climb

On February 8, 2024 the same unit sold for $382,499, up 57.7 percent in 3.3 years, at $284 per heated square foot. From the 2019 price the gain is 91.2 percent over 4.6 years, about 15.2 percent a year, and the buyer bought under a roof about 3.1 years old. The 2024 price sits inside the 60-month range for the 1,347-square-foot plan, $285,000 to $450,000, and $1,251 below that plan’s median of about $383,750.

What the chain says about value

Three lessons. Price a Bermuda Links home from its own parking group and plan, because Building 8’s own 60-month record runs from $335,000 to $475,000 across six sales. Expect the market, not the kitchen, to set most of a gain, because the 2019 to 2024 rise tracks the complex’s yearly medians of $203,250 rising to $400,000. And assume your buyer’s appraiser has read the same chain: every price above is public.

What We Bring to Your Sale

We tracked this chain as a public record.

Six things move a Bermuda Links value: parking type, plan size, the condition of the interior, the age and permit status of the air conditioning, windows and shutters, the documents a buyer can read, and the season you sell in. The roof does not, because every roof dates from 2020 and every building carries the same record.

Data updated: September 2026 (Lee County Property Appraiser recorded sales and parcel layer; City of Bonita Springs permit record of 233 permits on the 14 buildings; FEMA panel 12071C0656G; retrieved 29 Sep 2026).

Moves value up

  • A garage. The eight garage buildings sold at a $361,875 median over 24 months against $296,000 for carports, though garage homes are also larger, so the market is paying for both.
  • A larger plan, up to a point. Price rises with size, but price per foot falls, so a bigger home is worth more in dollars and less per foot.
  • Updated kitchens and baths, and permitted mechanicals. The City record shows 89 mechanical permits from 2009 to 2026 against 142 homes. A documented, permitted air-conditioning replacement is an answer a buyer’s insurer and inspector both look for.
  • Impact glass or permitted shutters. The City recorded 58 shutter permits and 14 window and door permits, and wind-mitigation credits follow documented openings.
  • Ready paperwork. A seller who has the estoppel, the condominium documents and the roof permit in hand removes the buyer’s biggest unknown.

Holds value flat

  • The roof. All 14 buildings were re-roofed under 42 permits finaled between November 18, 2020 and January 5, 2021, so a Bermuda Links buyer does not sort buildings by roof age.
  • The flood map. All 14 buildings sit in FEMA shaded Zone X on panel 12071C0656G, so the flood zone neither separates buildings nor forces a flood-insurance requirement.
  • Milestone and SIRS rules. The county records every building at two stories, and those laws start at three, so no Bermuda Links building faces a milestone inspection or a structural reserve study bill from them.

Moves value down

  • A carport, a small plan and a second-floor walk-up in a soft season. Stairs are the only way up to 71 of the 142 homes, and no elevator is documented.
  • An unpublished fee. The Bermuda Links condominium fee, budget and reserve schedule are not posted online. A buyer who cannot price the fee prices the risk, and a lender may ask for the documents before approving a loan.
  • An open permit or a stale estoppel. An open permit can delay a closing, and an estoppel certificate is valid for a limited time, so a sale that slips past it needs a new one.
  • Listing in the fall. Only about 23 percent of recorded sales fell from August through November, against 55 percent from January through May.

Fees affect a Bermuda Links value because a buyer prices the total monthly cost: a $1,100 master assessment, a condominium fee that is not published, property tax near $4,007 a year at the median price for a non-homestead buyer, insurance, and a one-time $2,500 resale contribution paid at closing. Higher carrying costs support a lower price.

Data updated: September 2026 (Bonita Fairways Community Association 2026 master budget and recorded March 2024 amendment; Lee County 2026 TRIM notice for tax district 017; Florida Statutes Sections 718.111 and 718.116).

The homestead saving is $509.31 a year at any price above $75,000, and only 45 of the 142 homes carry it, so most buyers first see the higher bill. Because a buyer’s first bill is built from the price they pay, a higher price raises the buyer’s tax as well as the mortgage payment.

The condominium fee is the missing number

We could not find Bermuda Links’ own monthly or quarterly fee anywhere public, and we will not quote a third-party figure that does not trace to a budget or estoppel. For context only, The Gardens at Bermuda Links posts a 2021 budget of $998 a quarter, about $333 a month, which included water, sewer and trash; that is The Gardens’ figure, not Bermuda Links’. The estoppel and the adopted budget answer the question, and a seller who orders them before listing turns a buyer’s guess into a number.

Is the Property Appraiser’s Value the Same as Market Value?

No. The Lee County Property Appraiser’s just value is a mass-appraisal figure set under the eight criteria in Section 193.011, which include the net proceeds of a sale after the usual costs of selling, and for Bermuda Links it runs at about 76 percent of what buyers actually paid. The median just value is $258,077 against a $312,500 median sale price.

Data updated: September 2026 (Lee County Property Appraiser parcel layer, just, assessed and taxable values read 29 Sep 2026; recorded sales through 29 September 2026; Florida Statutes Sections 193.011, 193.155 and 193.1554).

Just value against the price paid

For the 15 sales in 24 months, the 2026 just value of the home divided by its sale price has a median of 0.760, a mean of 0.769, and a range from 0.649 to 0.916. Summed, the 15 homes carry $3,735,946 of just value against $4,887,250 of price, 76.4 percent. For the four sales in 12 months the median is 0.746, and for the 11 sales recorded in calendar 2025, the closest to the roll’s valuation date, it is 0.811. Older sales show lower ratios because the 2026 value is compared with a price paid earlier: the 2022 sales sit at 0.667 and the 2023 sales at 0.651.

Why the county’s number is lower

Section 193.011 lists eight factors for just valuation, and the eighth is the net proceeds of a sale after deducting the usual and reasonable fees and costs of the sale, including financing costs. An appraiser working under that rule arrives below a headline sale price by design. The county also values every home from a model and does not see the inside of a unit, so it cannot price a new kitchen or a tired one.

Neither holds its value clearly better: Bermuda Links and The Gardens at Bermuda Links both fell about 19 to 20 percent per heated square foot from their peak 12-month blocks and both show a median repeat-sale gain near 7.2 percent a year. The Gardens has held its median price a little more steadily, and Bermuda Links has the lower entry price.

The Gardens’ median price moved less, from $377,500 on 2 sales at its peak block to $325,000 on 9 sales, down 13.9 percent, against a 27.3 percent fall at Bermuda Links, but The Gardens’ peak block rests on two deeds.

The differences that hold or cost value

The Gardens has two neighborhood pools, published rules and a posted budget, six of its 12 buildings sit in an AE flood zone, and its two three-story buildings fall under the milestone inspection and structural reserve study laws. Bermuda Links has all 14 buildings in shaded Zone X, uniform 2020 roofs and two-story buildings outside those laws, but no published budget or rules. A buyer who values documents pays for the Gardens’ transparency; a buyer who values a clean flood map and roof record pays for Bermuda Links’. We value each on its own record and never quote one complex’s fee, rule or roof as the other’s; the full comparison is in our guide to The Gardens at Bermuda Links, and if you own there, The Gardens valuation page does for that complex what this page does for yours.

Bermuda Links has the lowest county median of the six Bonita Fairways neighborhoods: $312,500 over 24 months, against $327,450 at The Gardens, $358,750 at Rosewood Pointe Garden, $360,000 at Carousel Cove and $486,250 at Natura, with Botanika mostly builder sales. Bermuda Links also has the largest number of homes to compare against.

Each row uses the first window with ten or more county-recorded resales, so the windows differ, and even counts use the mean of the middle pair. The yardstick is the county file, not the MLS.

What the table shows

Bermuda Links and The Gardens price within about $15,000 of each other at the median and within $1 of each other per heated square foot, so they compete directly. Rosewood Pointe Garden trades higher per foot on fewer sales. Carousel Cove’s $360,000 median is for single-story homes with a lawful 55-plus status, a different set of buyers. Natura’s $486,250 is a resale market in newer single-family homes, and Botanika’s product is mostly first sales from its developer. If your budget is under $325,000, Bermuda Links and The Gardens are the two neighborhoods to compare, and our guides to Rosewood Pointe Garden, Carousel Cove, Natura and Botanika cover the rest.

For the value of a Bonita Fairways home across all six neighborhoods, see our Bonita Fairways home valuation guide, and for the wider city, our Bonita Springs home valuation guide.

A Bermuda Links seller at the $312,500 county median nets about $298,108 before mortgage payoff and tax proration if the buyer’s agent is paid by the buyer, or about $290,296 if the seller offers 2.5 percent to the buyer’s agent. Costs are 4.61 percent of the price without buyer-agent compensation and 7.11 percent with it, in our worked example.

Data updated: September 2026 (Florida Statutes Sections 201.02, 718.116 and 720.30851; Florida Administrative Code Rule 69O-186.003; NAR settlement effective August 17, 2024; prices from the Bermuda Links 24-month county record).

What is not on the sheet

The $2,500 Bonita Fairways resale contribution is paid by the buyer under the recorded amendment, so it is not a seller line unless your contract shifts it. The sheet leaves out your mortgage payoff, repairs, a home warranty and property-tax proration: a non-homestead bill of $4,006.78 prorates to about $1,987 for a June 30 closing, which the closing agent computes from the prior year’s bill.

A free in-person comparative market analysis walks your home with a McGreevy and Comisar partner, reads its air conditioner, windows and finishes against the recorded sales in your parking group, and produces a written price range with a net sheet. It costs nothing and carries no obligation to list.

These are the questions Bermuda Links owners ask us about value, answered from the county’s recorded sales and parcel layer, the Southwest Florida MLS, City permits, the recorded association documents and Florida law.

Start from the 15 county-recorded resales in the 24 months to September 29, 2026, a $312,500 median and $247 per heated square foot, then adjust for your parking type, plan, floor and condition. Garage buildings sold at a $361,875 median and carport buildings at $296,000, so your group matters more than the complex average.

The county recorded four resales: $265,000 on November 26, 2025, $310,000 on March 25, 2026, $300,000 on April 22, 2026 and $295,000 on June 15, 2026, a median of $297,500. All four were carport-building units. The MLS shows two closings in that window at a $302,500 median.

The median is $247 per heated square foot over 24 months, and the mean of the same 15 ratios is about $249. Garage buildings ran $258.50 per foot and carport buildings $243. The MLS shows $248 per living square foot over 24 months, a different measure of area.

The record does not price a garage on its own, because garage buildings are also the larger plans. Together they sold at a $361,875 median over 24 months against $296,000 for carport buildings, a gap of about $66,000, and at $380,000 against $305,000 over 60 months.

Is a first-floor or second-floor unit worth more?

Over 24 months first-floor sales had a $360,000 median and second-floor sales $306,250, but over 60 months the gap closes to $365,000 against $357,875. The recent gap mostly reflects which buildings sold, so we compare a home with sales in its own group before we call any floor premium.

By price, the larger garage plans: the 1,662-square-foot plan had a $380,000 median over 60 months (five sales) and the 1,347-square-foot plan $383,750 (12 sales). By the foot, the small plans win: the 1,341 plan ran $272 and the 1,347 plan $285 per heated square foot, against $228.60 for the 1,662.

They are off their 2023 peak. The per-foot median was $297 in 2023 and $247 in 2026 to mid-June, about 17 percent lower, and the 24-month median of $312,500 sits below the 36-month median of $360,000. The steep 2021 to 2022 rise has been given back in part, not all.

They have stabilized rather than recovered. The yearly per-foot median was $243 in 2025 and $247 across three sales in 2026 to mid-June, and the last 12-month block median was $297,500 on four sales, so the record shows a flat market at a lower level.

About ten. The county file shows 159 qualified sales from December 2009 to June 2026, roughly 9.7 a year, or about 6.8 percent of the 142 homes. Recent years ran 11 in 2025, 7 in 2024 and 4 in 2023.

The MLS median is 29.5 days on the market over 12 months from two closings, and 78.5 days over 24 months from 12 closings, at a median 95.2 percent of final list price. Expect a longer sale in the fall, when fewer seasonal buyers are in town.

Why is the county’s value for my condo so much lower than what it would sell for?

The county’s just value is a mass-appraisal figure that, under Section 193.011, accounts for the net proceeds of a sale after selling costs and does not see the inside of your unit. For the 15 Bermuda Links sales in 24 months it ran at a median 76 percent of the price paid.

Just values on the county parcel layer run from $204,365 to $314,959 with a median of $258,077: $259,702 for garage buildings and $217,814 for carport buildings. Your own is on the Lee County Property Appraiser’s parcel page or your TRIM notice.

It is worth a look if your just value is high against what similar homes in your group sold for, but the county’s values run well below sale prices in Bermuda Links, so most owners have little to gain. Read the August TRIM notice for the petition deadline and ask us for the comparison.

It does not change the market value, only the tax bill. Homestead saves $509.31 a year at any price above $75,000 under the base exemptions, and 45 of 142 homes carry it. Assessed values on 26 of those 45 are capped below just value.

At the 2026 proposed millage of 12.8217, a non-homestead buyer pays $4,006.78 a year and a homestead buyer $3,497.47. With the $1,100 master assessment and $20 stormwater fee, the non-homestead total is $5,126.78 a year, $427.23 a month, before the condominium fee.

Does the condominium fee change what my home is worth?

Yes, and the fee is not published. A buyer prices the monthly cost, so a home whose estoppel shows the fee and no special assessment sells with less doubt than one whose buyer has to wait. The Gardens’ $998 a quarter in 2021 shows how large the layer can be, but it is not Bermuda Links’ figure.

Does the $2,500 resale contribution change my price?

The buyer owes it at closing under the March 2024 recorded amendment unless an exemption applies, and who bears it in practice is a contract term. It appears in negotiation, not in the recorded sale price, so county medians do not include it.

Do the 2020 roofs add value?

They remove a discount rather than add a premium. Every building was re-roofed under permits finaled between November 18, 2020 and January 5, 2021, so a buyer’s insurer sees a roof about six years old in every building, and no building is sorted below another on roof age.

Does being in Flood Zone X help my value?

It removes a discount. All 14 buildings sit in FEMA shaded Zone X on panel 12071C0656G, so no lender requires flood insurance, unlike The Gardens, where six of 12 buildings are in an AE zone. The whole community is still in Evacuation Zone A.

Do milestone inspections or SIRS affect my value?

No. Those laws apply to buildings of three stories or more, and the county records every Bermuda Links building at two stories. That spares the association a structural reserve study bill that three-story buildings face.

Does a 2005 or 2006 build year matter?

Modestly. Buildings 8 to 12, 52 units, were built in 2005 and Buildings 13 to 21, 90 units, in 2006. The county file does not show a price difference by build year that we can separate from parking type and plan, and the shared 2020 roofs level the largest age difference.

Bermuda Links’ county median is $312,500 over 24 months and The Gardens’ $327,450; per foot they are $247 and $246. The Gardens has two neighborhood pools, published rules and six AE buildings; Bermuda Links has 2020 roofs and all buildings in Zone X.

Homes that traded twice more than a year apart gained a median of 7.2 percent a year over about five years, before costs. The recent market is softer, and the rental rule and condominium fee are unpublished, so model both before you buy or hold.

January through May, when 55 percent of the 159 recorded sales fell. August through November holds only about 23 percent, so a fall listing meets a thinner pool of buyers and a longer marketing period.

How do you value a home with a tenant in it?

The same way, with the lease shown to the buyer. The master allows leases of 30 days or more, bars short-term rental and does not allow pets in leased units, so the lease end date and terms shape the buyer pool. Tell us the terms before we list.

What if I bought at the 2022 or 2023 peak?

Ask us for the pair-level comparison. A Building 20 garage unit bought in March 2023 for $385,000 sold in September 2025 for $285,000, a 26.0 percent loss after 2.5 years, and the per-foot median is about 17 percent below the 2023 level.

Yes. A seller can sell as-is, and the 2020 roofs remove the largest exterior objection. As-is still requires the standard disclosures, including the flood disclosure under Section 689.302, and a buyer’s inspection can still lead to a price negotiation.

What if my appraisal comes in low?

Ask for the appraiser’s comparables and give ours: the recorded deeds for your parking group. Garage and carport homes are not comparable, and an appraiser working from the wrong group can undervalue a home. If a gap remains, you can renegotiate, appeal or share the difference.

Do I need an estoppel certificate to sell?

In practice yes, because a buyer’s lender and title company ask for it. A Bermuda Links sale needs two, the condominium’s under Section 718.116 and the master’s under Section 720.30851, each capped at $299 for a current account, and the seller customarily orders them.

In our worked example at $312,500 the costs are $14,391.75, 4.61 percent, without buyer-agent compensation and $22,204.25, 7.11 percent, with a 2.5 percent offer. Commission is negotiable, documentary stamps are $2,187.50 and the owner’s title policy is $1,637.50.

The three active listings have a $369,000 median list price, while the MLS median sold price over 24 months is $323,750 and homes close at a median 95.2 percent of list. At that ratio a $369,000 list price implies a close near $351,288.

A Bermuda Links specialist knows which building, parking group, plan and roof permit a home belongs to, and prices the life around it: a lock-and-leave two-bedroom in a gated golf community, a short walk to the amenity center, and public golf owned by the homeowners. A number that ignores those facts is a guess with a decimal point.

What a general Bonita Springs agent tends to miss

We have seen small facts cost condominium owners real money: a carport home valued from a garage sale, a listing that never named the roof date, a fee nobody had asked the association about and a valuation that used the county’s just value as if it were a price. As Top 1% Real Estate Agents Nationally Since 2008, we build the valuation so none of those surprises reach the inspection period.

The Bonita Fairways context we value with

Our Bonita Fairways community guide covers the golf course, the amenity center and the master rules; our Bermuda Links guide covers the 14 buildings, the recorded phases and the permit record. Both are what we hand a buyer or an owner who is new to the community.

If you are buying your next home too
