If you own a home in Carousel Cove at Bonita Fairways and want to know what it is worth, this page gives you the recorded sale prices, the split between manufactured and site-built homes, the Property Appraiser’s numbers and a net sheet. The home-by-home background is in our Carousel Cove at Bonita Fairways guide, which covers the 106 one-story homes on Bonita Fairways Circle and Sammoset Way.

A search for “Carousel Cove” also returns a resort and carousel attractions elsewhere, so to be exact: this page values homes in the residential neighborhood inside the gated Bonita Fairways community in Bonita Springs, Florida. Carousel Cove is a Chapter 720 homeowners’ association, not a condominium, and its Declaration describes it as an over 55 community.

The Lee County Property Appraiser recorded 11 qualified Carousel Cove sales in the 24 months to September 29, 2026, at a median of $360,000 and $233.33 per heated square foot, from $260,000 to $475,000. Twenty-four months is the first window with ten or more sales, because the last 12 months hold only 4. That one median hides two products: 9 manufactured homes at $315,000 and 2 site-built homes at $464,000, so your home’s kind decides its value far more than any neighborhood average does.

A Carousel Cove home is worth about $315,000 if it is manufactured and about $464,000 if it is site-built, on the 24 months to September 29, 2026 (9 and 2 county sales), with the all-home median at $360,000 on 11 sales. Size, roof, title, condition and lot move your home within those bands.

Data updated: September 2026 (Lee County Property Appraiser recorded sales and roll, windows measured to September 29, 2026; Southwest Florida MLS pulled September 29, 2026).

The $464,000 site-built figure is the midpoint of two sales, $460,000 and $468,000, so treat it as a marker and not a market. Over 60 months the same split reads $304,000 on 20 manufactured sales and $480,000 on 11 site-built sales, which is a gap of about $176,000, against $149,000 over 24 months. We use the county record first because it lists every recorded closing, and the MLS second because it adds days on market and sale-to-list that the county does not.

  • Kind of home. Over 60 months manufactured homes had a $225.45 median per heated square foot and site-built homes $308.42, so the same size sells for different money.
  • Heated size. Six homes under 1,200 square feet sold at a $284,950 median over 60 months, and 17 homes of 1,500 to 1,799 square feet at $437,500.
  • Roof and year built. Ten manufactured homes were built before 1994 and 65 of the 106 homes before 2002, so roof age and insurance terms feed straight into price.
  • Title and approval. Every sale needs board approval under Section 11 of the Declaration, and a buyer’s lender will ask whether a manufactured home’s title was retired into the real estate.
  • Timing. 62.3% of recorded sales close in the first six months of the year, so a value in October is a value for a January listing.

Key Takeaways

These are the ten facts about Carousel Cove home values that matter most in September 2026, each drawn from the Lee County Property Appraiser, the recorded Declaration, the association’s forms or the Southwest Florida MLS, and each explained in the section that covers it.

  • 11 county sales in 24 months at a $360,000 median. Range $260,000 to $475,000, $233.33 per heated square foot and $3,932,900 of recorded volume (24 months, 11 sales).
  • Kind of home moves value. In the same window 9 manufactured homes had a $315,000 median and 2 site-built homes a $464,000 midpoint.
  • Only 4 county sales in the last 12 months. They had a $362,500 median, the mean of $360,000 and $365,000, on a $290,000 to $460,000 range.
  • The MLS shows quick sales. Three MLS sales in 12 months had a median of 13 days on market and 96.1% of list, and 11 sales in 24 months had 15 days and 96.0%.
  • Values have been flat to firm. The county median is $360,000 at 24, 36 and 60 months, and 43 of 45 repeat sales more than a year apart sold above the earlier price.
  • The Property Appraiser sits well below price. The 2026 just value was a median 0.75 of the sale price on the 11 sales of the last 24 months, so the roll is not your market value.
  • A price per square foot misleads here. An 865 square foot home sold at $341.04 a foot and a 2,179 square foot home at $217.99, both in early 2025.
  • Fees are part of value. The master assessment is $1,100 for 2026, most buyers also pay a $2,500 master contribution, and the neighborhood assessment is not published.
  • Carousel Cove trades below Natura. The gap in county medians is about $123,750, and the MLS shows 15 days on market here against 144 in Natura.
  • You can net a number before you list. At $360,000 the sheet below shows about $344,031 before proration and payoff when no buyer-agent compensation is offered.

For this page we tracked every recorded Carousel Cove sale in the Lee County Property Appraiser file: 122 sales from October 1997 to February 2026, after setting aside the 2018 common-element parcel, which is not a home, and adding the seven qualified sales of the five parcels annexed in 2008. We priced your neighborhood from that file, then checked days on market and sale-to-list against the Southwest Florida MLS.

An online estimate misses Carousel Cove values because it prices a neighborhood of 106 homes from a handful of sales, blends manufactured and site-built homes into one average and cannot see the roof date, the title or the board approval. On 24 months of county data, that average would be $233.33 per square foot.

Data updated: September 2026 (Lee County Property Appraiser recorded sales, windows measured to September 29, 2026).

The per-foot trap

Apply the county’s $233.33 median per heated square foot (24 months, 11 sales) to the 865 square foot home that sold in March 2025 and you get about $201,800, yet it sold for $295,000, or $341.04 a foot. Apply the same figure to the 2,179 square foot manufactured home that sold in February 2025 and you get about $508,400, yet it sold for $475,000, or $217.99 a foot. The two errors run in opposite directions by $93,200 and $33,400, which is why we never quote a Carousel Cove value from a single per-foot number.

Two products in one average

A site-built home and a manufactured home are different assets to a lender and an insurer. Over 24 months the 9 manufactured sales came in at $232.19 per square foot and the 2 site-built sales at $289.51, and over 60 months the medians were $225.45 and $308.42. An estimate that averages them is wrong for both.

What the algorithm cannot see

A website’s model does not know whether your roof is original, whether your manufactured home’s title was retired into the real estate under Florida Statutes 319.261, whether your kitchen was redone, or whether a buyer over 55 can be found and approved by the board in the time a lender allows. Each of those moves what a real buyer pays, and none appears in a public estimate. The Zestimate and similar tools are a starting point for curiosity, not evidence for a price, and we have not quoted any site’s figure for your home.

How thin the data is

The county recorded 4 qualified sales in the last 12 months and 11 in 24 months. With counts that small, the 865 square foot sale at $341.04 a foot lifts the 24-month mean price per foot to $251.89 against a median of $233.33, and a model with no human check on which sales are comparable will swing with it. That is the reason we read every sale by hand.

A check you can run yourself

Take any online estimate for your home and set it beside the sales of your own kind and size in the table below. If the estimate falls outside the range of the closest sales, ask why, and get a free Carousel Cove home valuation that shows its work. If it falls inside the range, you have a fair starting point, and our valuation will tell you where inside the range you sit.

We value a Carousel Cove home by matching it to recorded sales of its own kind and size, adjusting for roof, title, condition and lot, checking the result against days on market and the active listings, and then stating a range, not a single point. Every step uses a record you can look up.

Data updated: September 2026 (Lee County Property Appraiser recorded sales and roll, windows measured to September 29, 2026; Southwest Florida MLS pulled September 29, 2026).

Step one, pick the kind

We start with your home’s DOR use code on the county roll: 01 for a site-built home, 02 for a manufactured home. Of the 106 homes, 56 are manufactured and 50 are site-built, and we compare a home only against its own kind.

Step two, pick the window

We use the first window with ten or more county sales, which is 24 months here (11 sales), and we show the 12-month, 36-month and 60-month windows beside it. The window and the count travel with every figure on this page.

Step three, adjust for size

The county figure uses heated area. For manufactured homes over 60 months the medians were $284,950 under 1,200 square feet (6 sales), $313,000 from 1,200 to 1,499 (5 sales), $343,000 from 1,500 to 1,799 (8 sales) and $475,000 at 1,800 and over (1 sale).

Step four, adjust for roof, title and condition

A roof near the end of its life, a title still classed as personal property, a recent kitchen or a pool with a cage each move the price, and each is confirmed by a document: the permit record, the title status, the wind-mitigation form. We state each adjustment, and you can see it.

Step five, test against the market

We compare the result with the MLS: days on market, sale-to-list and what is active now. On September 29, 2026 there were 2 active listings, at $299,000 and $349,500, and no pending sale.

A worked example

Suppose you own a 1,300 square foot manufactured 2 bedroom, 2 bath home on Sammoset Way. Four manufactured homes of 1,130 to 1,350 square feet sold in the last 24 months, at $260,000, $279,900, $290,000 and $315,000, a median of $284,950, the mean of the middle two. We would start there, then move the number up or down for your roof, title and condition, and give you a range with the reasons beside it.

The Lee County Property Appraiser recorded 31 qualified Carousel Cove sales in the 60 months to September 29, 2026, at a $360,000 median and $237.81 per heated square foot, and 11 in the last 24 months at the same $360,000 median. The 12-month window holds only 4 sales, at $362,500.

The MLS and the county are not the same set of sales, so the 24-month MLS median of $315,000 and the county median of $360,000 come from different groups of 11, and the MLS per-foot figure is not comparable to the county’s heated-area figure. We lead with the county record and use the MLS for pace. The MLS shows 13 to 46 median days on market and a sale-to-list ratio near 96%, which says a fairly priced Carousel Cove home has sold within a month and at a few percent under its list price.

Carousel Cove value follows kind and size before location: over 60 months manufactured homes sold at a $304,000 median (20 sales) and site-built homes at $480,000 (11 sales), and homes of 1,500 to 1,799 square feet sold at $437,500 against $284,950 under 1,200. Blocks A, B and C differ mostly because they hold different mixes of homes.

Data updated: September 2026 (Lee County Property Appraiser recorded sales and roll, windows measured to September 29, 2026).

The 60-month gap is about $176,000 in price and $83 per heated square foot. Site-built homes here are larger and newer, with 1997 to 2006 construction and one 2017 home, while the manufactured homes date from 1992 to 1999, so part of the gap is size and age and part is the way lenders and insurers treat each kind.

Inside the manufactured homes alone the same bands read $284,950 (6 sales), $313,000 (5), $343,000 (8) and $475,000 (1), and the 1,500 to 1,799 band of site-built homes read $480,000 (9). Size matters, but kind matters more inside the middle band, where a manufactured and a site-built home of similar size sold about $137,000 apart.

By bedrooms

Over 24 months, 10 two-bedroom homes had a $337,500 median and one three-bedroom home sold at $468,000. Over 60 months, 24 two-bedroom homes had a $314,500 median and 7 three-bedroom homes $468,000. Every manufactured home in the sample was a two-bedroom, and 26 of the 50 site-built homes on the roll have three bedrooms, so the bedroom premium is mostly the site-built premium again.

Block B stands out because 12 of its 17 homes are site-built; blocks A and C hold mostly manufactured homes. The 60-month block counts add to 30 because one sale was an annexed lot outside the three blocks. We read these as mix effects, not as a location premium, and we would not price your home from its block alone.

Golf lots, pools and year built

Of the 106 homes, 82 sit on golf lots, 6 have pools and 1 fronts a lake. Over 60 months, 13 manufactured homes on golf lots sold at a $313,000 median against $295,000 on 7 that are not, a gap of $18,000 on small counts. Three homes with pools sold at a $547,500 median against $338,000 for the other 28, but the pool homes are site-built. We do not isolate a golf or pool premium from these counts, and neither should you.

Year built shows the same pattern: 4 manufactured homes built before 1994 sold at a $339,500 median over 60 months, 16 built from 1994 to 1999 at $292,500 and 10 site-built homes of 2000 to 2006 at $474,000, so the newest manufactured homes did not sell above the oldest. Roof and condition, not the year on the tax roll, decided those sales.

Carousel Cove values have been flat to firm on the county record: the median is $360,000 at 24, 36 and 60 months, calendar-year medians ran from $326,000 to $375,000 since 2021, and owners who sold again after more than a year gained a median 8.43% a year (45 pairs). One year’s median rests on 2 to 9 sales.

The all-home median barely moves because the mix of manufactured and site-built sales changes each year, which is why the kind columns tell the story. The manufactured median rose about 33% from $270,750 in 2021 (2 sales) to $360,000 in 2025 (5 sales), though the early year rests on two sales.

Repeat sales of the same home

We paired every sale with the next sale of the same home. Forty-five pairs were held more than a year, at a median 8.43% a year (mean 10.45%), a median hold of 4.85 years and a median total gain of 45.7%. Twenty-eight manufactured pairs ran 8.40% a year over 5.06 years, and 17 site-built pairs ran 9.39% over 4.01 years. The only loss in the file was a $150,000 sale in 2009 resold at $125,000 in 2012.

The 24 pairs whose second sale fell in the last 60 months earned a median 9.66% a year over a median 5.18-year hold, a median gain of $151,250. Short holds show the biggest annual gains, and they may reflect renovations and the 2020 to 2022 run-up, which the record cannot separate from ordinary appreciation. Past gains do not promise a future price.

What this means for your value

We do not extrapolate. Two active listings at $299,000 and $349,500 and 4 county sales in 12 months mean the market is thin, and a thin market rewards a correct price and punishes an ambitious one. We value your home on what its own kind sold for in the last 24 months, and we watch the 12-month window for a change.

One Home’s Public Record

One Carousel Cove home shows how a value builds: a 1995 manufactured 2 bedroom, 2 bath home of 865 heated square feet on Bonita Fairways Circle sold four times in our file, from $105,000 in January 2013 to $295,000 in March 2025, a gain of about 181%. It is a public record.

What the record teaches

Three things stand out. First, the price rose at every recorded sale, at 7.7%, 14.1% and 7.9% a year, in line with the neighborhood’s 8.43% median for long holds. Second, the last sale at $341.04 a foot is the highest in the 24-month window because the home is the smallest, and a per-foot average of $233.33 would have priced it near $201,800. Third, the 24-month sales under 1,200 square feet had a median of $284,950 (4 sales), and this home’s $295,000 sits about 3.5% above it, which is the kind of gap a clean, updated home earns.

What the roll says about the same home

The county’s 2026 just value for this home is $153,746, or 0.52 of the March 2025 price. That is not an error. The roll is built for taxation, it lags the market, and Florida law caps what a homestead’s assessed value may rise in a year, so the roll and the market part company in a rising market. The later section on the Property Appraiser’s value shows the pattern across all 11 recent sales.

A Carousel Cove home’s value moves with its kind, heated size, roof age, title status, condition and the buyer pool that can be approved under the 55+ Declaration. Each of the eight factors below is tied to a record and, where the county allows, to a number.

Data updated: September 2026 (Lee County Property Appraiser recorded sales and roll, Carousel Cove Declaration, FEMA panel 12071C0656G).

What tends to raise value

  • Site-built construction. 11 site-built sales had a $480,000 median against $304,000 for 20 manufactured sales over 60 months.
  • Size. Homes of 1,500 to 1,799 square feet sold at $437,500 over 60 months (17 sales), against $284,950 under 1,200 (6 sales).
  • A documented newer roof. A buyer’s insurer asks the roof date first, and an original roof on a 1992 to 1997 manufactured home would now be 29 to 34 years old.
  • A retired title. A manufactured home whose title was retired into the real estate under Florida Statutes 319.261 is easier to finance, and the county does not publish which homes qualify.
  • A well-kept, updated interior. We add a documented kitchen, bath or floor upgrade by its cost and the sales it matches, not by a flat percentage.
  • Location inside the gate. Golf frontage, a lake or a pool suit some buyers, but our counts do not isolate a premium, so we treat them as a way to sell, not a number.

What tends to lower value

  • An original or aging roof. Citizens’ MH03 form settles pre-1994 manufactured homes at actual cash value, which raises a buyer’s cost of insuring and lowers what a buyer will pay.
  • An unclear title. A title still classed as personal property narrows the lenders willing to finance.
  • Deferred maintenance. A four-point report that lists problems gives the buyer a negotiating list.
  • A narrow buyer pool. The Declaration requires at least one occupant aged 55 or older and board approval, so the pool is smaller than in an all-ages neighborhood, and a buyer needs time.

What does not change value as much as owners expect

Homestead status does not change a buyer’s price, because a buyer’s own taxes reset on purchase. A listing photo is not value either, though it decides how quickly you find the buyer at that value. And a neighbor’s asking price is not value, because the two active listings, at $299,000 and $349,500, have not sold.

How Do Fees, Associations and Insurance Affect Value?

Fees affect a Carousel Cove home’s value because a buyer prices the monthly and closing cost of owning it: the $1,100 master assessment for 2026, a neighborhood assessment the association does not publish, and, on most resales, a $2,500 master contribution paid at closing. Insurance and property tax are the larger swing.

Data updated: September 2026 (Bonita Fairways 2026 budget and recorded amendments, Carousel Cove Declaration and forms, Lee County millage proposed for 2026).

Statute caps the base at $250; the Declaration says $150; the cost pack lists $299 with the inflation adjustment

We looked for the neighborhood assessment in the association’s website, minutes, forms and welcome packet, and it is not stated in any of them. We do not estimate it. The estoppel certificate, the annual budget or your latest quarterly notice answers the question, and a buyer’s offer should account for it.

Property tax, the larger cost

At the 2026 proposed millage of 12.8217, a home taxed at its purchase price, before any homestead cap, would owe $4,038.84 at $315,000, $4,615.81 at $360,000 and $5,949.27 at $464,000 without homestead. With homestead, using a $51,411 non-school and $25,000 school exemption, the $360,000 example would owe $4,095.85 a year, or $341.32 a month. Adding the master assessment gives about $5,715.81 without homestead at $360,000 before the neighborhood assessment and insurance.

Insurance and flood

Carousel Cove owners insure their own homes under Section 9 of the Declaration. Citizens’ MH03 form covers pre-1994 manufactured homes at actual cash value, and a wind-mitigation report can reduce a premium. FEMA panel 12071C0656G, effective November 17, 2022, places 101 of the 102 address points in Zone X and one on the coastal AE edge, with a base flood elevation of 9 feet. All of the neighborhood lies in Evacuation Zone A. A buyer will price flood and wind cover before pricing the house, so give the buyer those quotes.

Is the Property Appraiser’s Value the Same as Market Value?

No, the Property Appraiser’s just value is not your market value: on the 11 Carousel Cove sales of the last 24 months the 2026 just value was a median 0.75 of the price paid (0.72 for 9 manufactured homes, 0.90 for 2 site-built homes), and over 60 months on 31 sales it was 0.80. The roll is a tax number.

Each ratio divides the 2026 just value of the home by its recorded sale price, so it mixes a 2026 roll with sales made in earlier years. On the roll, 56 manufactured homes have a median just value of $231,908 and 50 site-built homes $417,313, against 24-month sale medians of $315,000 and $464,000.

Why the two numbers part company

Florida Statutes 193.011 lists the factors an appraiser weighs, including the net proceeds of a sale, so a just value is meant to reflect a price net of selling costs. Homestead assessments may rise only by the lesser of 3% or inflation each year under Statute 193.155, and non-homestead residential property is limited to 10% a year under Statute 193.1554, so the roll trails a rising market. A sale resets the buyer’s assessment on January 1 of the following year, which is why a seller’s current tax bill is a poor guide for a buyer.

Two extremes on the roll

A 2,179 square foot manufactured home sold for $475,000 against a just value of $228,766, a ratio of 0.48, and the 865 square foot home sold for $295,000 against $153,746, or 0.52. Both sales were far above the roll because the roll averages over unlike homes.

How to use the county’s number

Use the just value for what it is: a check on your square footage, bedrooms and year built, and the basis for next year’s tax. Do not use it as a floor or a ceiling for your price. If the county lists your home’s heated area or bedrooms wrongly, it will misprice your home in every tax notice and every algorithm that copies it, so correct it with the Property Appraiser.

Neither community holds value better on every measure: Carousel Cove sells faster and for about $123,750 less at the median (12-month county windows), while Natura sells newer homes with new roofs at a higher price and a much longer time on market, 144 days against 15 in the MLS over 24 months.

How each holds value

Carousel Cove’s case is pace and price: 15 days on market, a $315,000 MLS median and 45 repeat pairs with a median 8.43% annual gain. Natura’s case is age: newer roofs and construction, and the per-foot figures are close, $243.49 against $234.97, so most of the $123,750 gap is size and age, not price per foot. Natura’s Phase 3, 106 lots, sold on August 12, 2026 for $12,985,000, so buyers touring both will see new-construction pricing at Natura.

Which should you price against

A Carousel Cove owner should not price toward Natura’s median, because Natura’s homes are larger and newer and the buyer knows it. An owner weighing a move can read our guide to Natura at Bonita Fairways and our Natura home valuation page. We show a buyer touring both what each costs, and let the price do the persuading.

Carousel Cove is the lower-priced of the two single-family neighborhoods in Bonita Fairways, with a $360,000 county median on 11 sales in 24 months against $486,250 in Natura on 10 sales in 12 months. The Bermuda Links condominiums sell at $312,500 and The Gardens at $327,450.

Reading the table

Carousel Cove’s price per foot is close to Natura’s and Bermuda Links’, so its low median reflects smaller and older homes. Owners who want to compare should read the guides to Bermuda Links, The Gardens at Bermuda Links, Botanika and Rosewood Pointe Garden, or the Bonita Fairways community guide. For a value across the whole community, see our Bonita Fairways home valuation page, and for a Carousel Cove home read again the Carousel Cove guide for fees and documents.

What Will You Net When You Sell?

At a $360,000 sale a Carousel Cove seller who offers no buyer-agent compensation pays about $15,969 in commission, doc stamps, title and fees, or 4.44%, and keeps about $344,031 before proration and mortgage payoff; offering 2.5% to the buyer’s agent lifts the cost to $24,969, or 6.94%.

The 2.75% commission is an example, not a rate, and commissions are negotiable. The owner’s policy follows the Lee County custom that the seller pays it, at $5.75 per $1,000 to $100,000 and $5.00 per $1,000 above. The estoppel uses $299, the inflation-adjusted figure, though the statute’s base is $250 and the Declaration says $150. Property tax proration, association proration and your mortgage payoff are not in the table, and capital gains, if any, are separate. Our guide to selling in Carousel Cove covers the process and the board approval.

How to read the sheet

Every $10,000 of price adds about $395 in commission, doc stamps and title at these rates, so about $96 of each $100 of price reaches your net. The sheet is why we present a range, and why a $5,000 pricing debate matters less than a correct kind and roof.

Want a Free In-Person CMA?

A comparative market analysis, or CMA, is a written value with the sales behind it, and we do one in person for any Carousel Cove home. Jesse or Marc, Top 1% Real Estate Agents Nationally Since 2008, walks the home, checks the roof, title and improvements against the recorded sales in this guide, and leaves you a range in writing.

What the visit covers

We measure against the county’s heated area, photograph the roof and any permits, ask about the title, and check the association’s approval timing. You receive the sales we matched, the active listings, the net sheet at your price and our advice on timing, with no obligation.

These are the questions Carousel Cove owners ask us most often about value, answered from the county sale record, the Property Appraiser’s roll, the recorded Declaration and Florida law. The full background is in our Carousel Cove at Bonita Fairways guide. For anything specific to your home, call Jesse direct at (239) 898-6072.

It depends on the kind of home. The county median was $360,000 on 11 sales in the 24 months to September 29, 2026, but 9 manufactured homes had a $315,000 median and 2 site-built homes a $464,000 midpoint. Size, roof, title and condition move your home within those bands.

Over 24 months the 11 county sales ran from $260,000 to $475,000, and over 60 months the 31 sales ran from $195,000 to $675,000, with a $360,000 median in both windows.

The county recorded 4 qualified sales in the 12 months to September 29, 2026, at a $362,500 median, and the MLS shows 3 closed sales. Two active listings stood at $299,000 and $349,500 with no pending sale.

The county median was $233.33 per heated square foot over 24 months (11 sales) and $243.49 over 12 months (4 sales). Manufactured homes ran $232.19 and site-built $289.51 over 24 months, so use the figure for your own kind of home.

Yes. Over 60 months 20 manufactured homes had a $304,000 median and 11 site-built homes $480,000, a gap of about $176,000. Site-built homes are also larger and newer, so part of the gap is size and age.

No. Carousel Cove is a neighborhood of 106 one-story homes on lots the owners hold in fee simple, run by a Chapter 720 homeowners’ association inside the gated Bonita Fairways community. Fifty-six of the homes are manufactured, sometimes called mobile homes, and 50 are site-built.

The record shows flat to firm values: the county median is $360,000 at 24, 36 and 60 months, and 43 of 45 repeat sales more than a year apart sold above the earlier price. With only 4 sales in 12 months, we watch the multi-year windows.

In the MLS, 3 sales in 12 months had a median of 13 days on market and 11 sales in 24 months had 15 days. Over 36 months the median was 46 days, so the pace varies with pricing and season.

The MLS shows about 96%: 96.1% on 3 sales in 12 months and 96.0% on 11 sales in 24 months. A home priced to the recorded sales of its own kind has sold a few percent under its list price.

We have not tested any site’s figure against your home, so we cannot give an accuracy number. A model that averages manufactured and site-built homes at $233.33 a foot would miss both, and it cannot see the roof, the title or the board approval.

Why is my county tax value lower than my home would sell for?

The roll is built for taxation, and Florida caps how fast a homestead’s assessed value can rise. On the 11 sales of the last 24 months the 2026 just value was a median 0.75 of the price paid, so the tax value is not your market value.

Does the Property Appraiser’s just value equal market value?

No. Florida Statutes 193.011 lists the factors an appraiser weighs, including net proceeds of a sale, and the just value of your home is a tax number. On 31 sales over 60 months the median ratio to price was 0.80.

A buyer’s insurer asks the roof date first. An original roof on a 1992 to 1997 manufactured home would be 29 to 34 years old, and Citizens’ MH03 form settles pre-1994 manufactured homes at actual cash value, so a newer documented roof supports a higher price.

Only 6 of the 106 homes have pools. Three pool homes sold at a $547,500 median over 60 months against $338,000 for 28 others, but the pool homes are site-built, so we cannot isolate the pool’s own effect.

Of the 106 homes, 82 sit on golf lots. Over 60 months 13 manufactured homes on golf lots sold at a $313,000 median against $295,000 for 7 that are not, a small gap on small counts, so we do not claim a premium.

A lot. Over 60 months 6 homes under 1,200 square feet sold at a $284,950 median and 17 homes of 1,500 to 1,799 square feet at $437,500. Price per foot falls as size rises, so we value by size band.

Block B has the highest medians, $471,500 over 24 months (2 sales) and $460,000 over 60 months (7 sales), because 12 of its 17 homes are site-built. We read that as a mix effect, not a location premium.

Does the 55+ rule affect my home’s value?

The Declaration requires at least one occupant aged 55 or older and board approval of every sale, so a buyer must qualify and the approval takes time. We have no count that isolates an effect on price, so we plan the timeline and state the rule plainly in the listing.

The master assessment is $1,100 for 2026, billed $550 twice a year. The neighborhood assessment is not published, and the estoppel certificate, annual budget or quarterly notice states it.

What is the $2,500 master contribution?

A buyer of most Bonita Fairways resales pays a $2,500 contribution under a March 2024 recorded amendment. Exemptions include a spouse, an inheritance, an estate-planning trust and a move within Bonita Fairways within a year.

What does an estoppel certificate cost?

Florida Statutes 720.30851 caps the base fee at $250, and our cost pack lists $299 with the inflation adjustment. The Declaration says $150, but the statute controls. We use $299 in the net sheet.

At $360,000 you would net about $344,031 before proration and payoff if you offer no buyer-agent compensation, or about $335,031 if you offer 2.5% to the buyer’s agent. The table above shows $315,000 and $464,000 as well.

Florida documentary stamps on the deed at $0.70 per $100, the owner’s title policy by Lee County custom, title search and settlement, a lien search, the estoppel, and your agent’s commission. At $360,000 they total $15,969 without buyer-agent compensation.

Renovate only what a buyer will price. A documented roof or a clean four-point report can support your price, while a full remodel of an older manufactured home may not earn back its cost. Ask us for a CMA before you spend.

Winter and spring. Of the recorded sales, 62.3% fall in the first two quarters and 10.7% in the third, so a home ready by early January meets the season.

What is a CMA?

A comparative market analysis is a written value that lists the recent sales, the active listings and the adjustments we made. It is an agent’s opinion of value, not a lender’s appraisal, and ours is free.

What is the difference between a CMA and an appraisal?

A CMA is an agent’s opinion prepared to price a listing, while an appraisal is prepared by a licensed appraiser for a lender under USPAP. An appraisal must support the contract price for a mortgage buyer, which is why we price to the record.

Usually when the price matches recorded sales of the same kind and size. With few sales and old roofs, an appraiser may struggle, so we share the sale list and any improvements with the buyer’s appraiser.

FEMA places 101 of 102 address points in Zone X, and one in coastal Zone AE. A buyer’s lender and insurer will check the zone, so the value depends less on the neighborhood than on your exact address.

Yes, but an unretired title may narrow the lenders willing to finance it. Retiring the title into the real estate under Florida Statutes 319.261 can widen the buyer pool, and the county does not publish which homes have done it, so ask your title company.

Carousel Cove had a $360,000 county median on 11 sales in 24 months and 15 days on market in the MLS. Natura had $486,250 on 10 sales in 12 months and 144 days on market over 24 months, with newer homes.

No. Carousel Cove at Bonita Fairways is a residential neighborhood on Bonita Fairways Circle and Sammoset Way in Bonita Springs, Florida. It is not a resort or an attraction.

The Southwest Florida MLS shows no closing by McGreevy and Comisar inside Carousel Cove. We tracked every recorded sale for this page and value homes from that record, and Jesse McGreevy and Marc Comisar handle each valuation personally.

A valuation reflects the record on the day we run it. With only 4 county sales in 12 months, one new sale can shift the range, so we refresh the figure before you list.

What if I own a home on the lake or a corner lot?

We have no count that isolates a lake or corner-lot effect, since 1 of the 106 homes fronts a lake and the sales are too few. We value those homes from the recorded sales of their kind and size, and tell you plainly how much the lot adds or does not.

Request one online or call Jesse direct at (239) 898-6072. We send a written value with the sales behind it, and there is no obligation to list.

A Carousel Cove specialist knows which kind of home yours is, which sales are its true comparables, how the 55+ approval runs and what a buyer’s insurer will ask about the roof. That knowledge is the difference between a value that survives an offer and one that does not.
