Six sales are too few for a median to describe a market by itself, so we list them. The $777,000 median is the average of the middle two sales.

Across the six sales the median buyer paid 97.14% of the final list price; three paid 97% or more and one paid full price. The exception, 9221 #202, sat 190 days and closed at 75%. Well-priced homes leave little room; a home that sits leaves a lot. The Sale Not to Count

The MLS also files a February 2026 sale at 9121 Quartz Lane, $887,000, under "Quartz Cove". The county roll records that parcel as a single-family home on a Quarry Phase 1 lot. If a seller or an online estimate quotes an $825,000 Quartz Cove median, that house is the reason.

Freddie Mac's Primary Mortgage Market Survey put the 30-year fixed rate at 7.03% and the 15-year at 6.42% for the week of September 24, 2026. Who Owes What, Seller and Buyer

The seller owes you the document package. You owe the $6,500 resale fee to The Quarry Community Association under section 12.12 of its recorded Fifth Amended and Restated Declaration ($1,500 if you already own in The Quarry), and the condominium may ask you to prepay up to a year of assessments under Section 14.6 of its posted declaration. What to Read First

The adopted budget and reserve schedule, because that is where special assessments come from; the rules, for flooring, pets, leasing and vehicles; the insurance declarations page, for the wind deductible; and the last two years of board minutes if the association will share them. The posted amended and restated declaration's recording was not found in the Clerk's index under Quartz Cove, so ask for the recorded copy.

The Assessments You Cannot See Yet

Neither association posts its assessment publicly. The fee amounts agents entered on recent Quartz Cove MLS listings: Information not available at time of publishing (checked 2026-09-26). We read the estoppels with you before your inspection period ends, because they are the numbers that count.

The CDD Tier Follows the Unit

Two neighbors can pay different CDD amounts: the tier follows the unit, not the floor. The difference between the lowest and highest Quartz Cove tier is $514.07 a year. We look up the tier for the exact unit before you write an offer.

The 2026 preliminary roll puts the median bill at $3,168.92 for homesteaded Quartz Cove homes and $5,765.38 for others, at a combined rate of about 9.40 mills, without the CDD. Florida Statutes 689.261 requires that you receive a warning not to rely on the seller's taxes, because your assessment resets after the sale. If Quartz Cove will be your primary home, file for the homestead exemption.

How Do You Check Flood Zone, Wind and Insurance for a Quartz Cove at the Quarry Home?

You check flood zone, wind and insurance for a Quartz Cove at the Quarry home by reading three sets of documents: the FEMA map and any letter for the building, the association's 2022 wind mitigation report for the building, and the master policy declarations page, then getting your own HO-6 and flood quotes during the inspection period.

Flood

On FEMA's effective 2012 map, address points for 60 of the 64 homes are in Zone X and Building 16's four homes are in Zone AH; FEMA letters remove the structures of Buildings 15 and 16 from the flood zone. On the preliminary 2025 map, all 64 are in Zone X. Florida Statutes 689.302 requires the seller to disclose known flood damage and claims.

The association's wind reports, inspected March 31, 2022 for all 16 buildings, record a tile roof replaced in 2020 over a sealed deck, roof-to-wall straps and impact-rated openings for the buildings we read. The form is valid for up to five years, to about March 2027; after that, ask for a new one.

The Master Policy and Your HO-6

The association insures the buildings and pays the deductible as a common expense; you carry an HO-6 policy with endorsements for leakage, seepage and wind-driven rain, additions and alterations, and loss assessment under Section 15 of the posted declaration. The master wind deductible is not public, so read the declarations page before your inspection period ends.

Milestone Inspections and Reserve Studies

Florida's milestone inspection and structural integrity reserve study requirements apply to buildings of three stories or more; Quartz Cove's buildings are two stories. Your package still includes the association's reserve-study statement.

Pets

Two dogs or cats plus fish and quiet household pets, leashed outside. Pit Bull types, Rottweilers, Mastiffs, Presa Canarios, their crosses and snakes are banned, and owners file insurance, a photo and vaccination records each year.

Flooring, Vehicles and Lanais

Upstairs hard flooring needs board approval and Proflex 90 or better underlayment. Trucks over one ton, boats, golf carts, motorcycles and trailers stay in a closed garage. Grills, smokers and fire pits are banned on lanais, as is smoking or vaping on the common elements.

Entity and Co-Owner Purchases

A trust, company or unmarried co-owners must name one natural person as primary occupant, and a change of occupant is treated as a new transfer, limited to once a year. If you are buying in a trust for estate planning, tell us up front.

Yes, with board approval, to a natural person, no more than twice a year, with a 60-day minimum in the posted declaration, and not in your first year of ownership under The Quarry's rules.

Can I use it as a short-term rental?

No. Advertising under 30 days is barred, and a vacation rental listing is treated as evidence of a violation.

Are pets allowed?

Two dogs or cats plus quiet household pets, leashed outside. Certain breeds and snakes are banned.

Is Quartz Cove a 55+ community?

No. There is no age restriction.

Is Quartz Cove gated?

Yes, through The Quarry's gate; owners use vehicle transponders.

Is Quartz Cove in a flood zone?

On the effective 2012 map, 60 of 64 homes' address points are in Zone X, and FEMA letters remove the structures of the two buildings the high-risk zone touched. On the preliminary 2025 map, all 64 are in Zone X.

Do I need flood insurance?

A lender decides. For Buildings 15 and 16 the FEMA letters mean a federally backed lender does not have to require it; any lender may still ask, and many owners carry it anyway.

Were the roofs replaced?

Yes. The association recorded roof work on all 16 buildings in 2020, and the Building 14 permit describes replacing hurricane-damaged tile over a new self-adhered underlayment.

Do Quartz Cove condos have impact windows?

The 2021 permits we read describe PGT impact windows, sliders and French doors and Therma-Tru entry doors. Confirm the installation for your unit.

What insurance will I need?

An HO-6 policy with endorsements for leakage, seepage and wind-driven rain, additions and alterations, and loss assessment, plus flood coverage if you or your lender want it.

Does Quartz Cove need a milestone inspection?

It does not appear to. Florida's milestone and reserve-study requirements start at three stories, and the buildings are two stories.
