Selling a Quartz Cove at the Quarry condo differs from selling a house in The Quarry in five ways: the floor sets the plan and the price, Florida's condominium resale law governs the document package, the board must approve your buyer in writing, no sign may go up without board approval, and your buyer pays three fee layers plus tax.
Every ground-floor home (units 101 and 102) carries 2,091 square feet of county base area and every second-floor home (units 201 and 202) carries 2,743 square feet, thirty-two of each, per the Collier County Property Appraiser's 2026 tax roll. A buyer never compares your upstairs home with a ground-floor sale, and neither do we. Floor first, then view, then condition.
The Quarry is a Chapter 720 master community, and Quartz Cove is a Chapter 718 condominium inside it. The condominium resale rules in Section 718.503 of the Florida Statutes set your document duty, while Section 720.401 carves associations regulated under Chapter 718 out of its own summary requirement. The disclosure section below walks through both regimes.
Section 14.2 of the amended and restated declaration the association posts requires the board's prior written approval of every sale. You give 30 days' notice on the management company's sales forms with the contract, the board may interview the buyer, and it must act within 20 days of a complete file or 60 days of the notice, whichever comes first.
Section 12.12 of the posted declaration bars any sign visible from the common elements or the street without prior written board approval. A Quartz Cove listing is sold through photography, video, the MLS, agent outreach and scheduled showings through The Quarry's gate, which is how we market it from day one.
Your buyer pays the condominium assessment, The Quarry Community Association assessment, a Quarry CDD assessment of $2,270.55 to $2,784.62 on the tax bill for fiscal 2027, and county property tax, plus a one-time $6,500 resale fee to the Community Association. Two of those layers are not published publicly, so we put the estoppel route in the listing file on day one.
For a well-kept Quartz Cove at the Quarry home priced to its own floor's sales, yes. The Southwest Florida MLS counts six Quartz Cove closings in the twelve months to September 26, 2026, at a median of $777,000, and no Quartz Cove home was listed that day, which is zero months of supply in a 64-home condominium.

Six sales are too few for a median to describe a market by itself, so here they are one by one. Six is an even number, so the $777,000 median is the average of the middle two sales, $729,000 and $825,000, and is not itself a sale price.

On September 26, 2026 the MLS showed no active Quartz Cove listing. Six closings over the prior year is half a sale a month, so the market held zero months of supply. A buyer who wants a Quartz Cove home this season has nothing to compare your listing with inside the cul-de-sac, only the last six sales.
The MLS also files a February 10, 2026 sale at 9121 Quartz Lane ($887,000, 1,810 square feet, no unit number) under "Quartz Cove". The county roll records that parcel as a single-family home on Lot 58, Block S of the Quarry Phase 1 plat, and the Quarry CDD bills it as a 55-foot homesite. Counting it would lift the Quartz Cove median to $825,000, a $48,000 overstatement a buyer's agent may quote back to you.

Sixty months is the first window, counting back from August 28, 2026, that holds ten or more qualified Quartz Cove sales, so it is the window we price from.

The upstairs record is $940,000 in May 2023. The 2024 upstairs sales closed at $900,000 and $920,000; the three 2026 upstairs sales closed at $825,000, $825,000 and $850,000 (plus the $600,000 outlier). If you bought in 2022 to 2024, compare your purchase price with the 2026 sales before you set a list price. We will do that with you.
The county recorded no qualified Quartz Cove sale in calendar 2025. The public record does not say why; it shows only that owners did not sell. What it means for you is that a buyer's appraiser reaches back to 2024 or forward to the spring 2026 sales, and we hand the appraiser both.
The recent Quartz Cove at the Quarry sales that matter most to your price are the ones in your own plan, because the floor sets the square footage. A buyer's agent and a buyer's appraiser will line an upstairs home up against the upstairs sales and a ground-floor home against the ground-floor sales, then adjust for view, condition and paperwork.

A second-floor seller's 2026 comparables are $850,000 (64 days), $825,000 (98 days), $825,000 (10 days, at full list price) and $600,000 (190 days). Behind them sit 2024's $900,000 and $920,000 and 2023's $940,000. Four 2026 sales is not a market, so we list them rather than average them.
A ground-floor seller's comparables are thinner: $729,000 in April 2026, $620,000 in May 2026, and $799,000 in October 2023. The county roll values every ground-floor home at $510,930, so the spread between those three sales is what buyers saw inside, not what the county thinks of the unit.
The fastest Quartz Cove sale of the last year was 9201 Quartz Lane #201, a second-floor home in Building 14, listed at $825,000 and closed at $825,000 after 10 days on market in April 2026. Two weeks earlier its Building 14 neighbor, #202, had closed at $850,000 after 64 days. Two homes, one building, one plan: the first set the price and the second met it.
9221 Quartz Lane #202, also a second-floor home, sat 190 days, finished at a $799,900 final list price and closed at $600,000, 75% of that price, the only Quartz Cove sale in the window below 95%. The public record does not say why. When the county values every upstairs home the same, a gap that wide usually traces to condition, which is why we never price a well-kept home off it.
Quartz Cove at the Quarry and Ironstone at the Quarry are the two largest condominiums inside The Quarry's gate, and many Quartz Cove buyers look at both. Quartz Cove offers the bigger plans, 2,091 and 2,743 square feet, at a $777,000 twelve-month median with nothing listed; Ironstone offers 1,654 and 2,297 square foot plans at a $495,000 median with two listings.

A buyer should choose Quartz Cove for the most square feet in a Quarry condominium, a quiet cul-de-sac of 16 buildings and documented flood and wind status building by building, accepting a higher price and waiting for a listing. A buyer should choose Ironstone for a budget near $500,000 to $650,000 and more homes to pick from, accepting a smaller plan.
Your listing competes with Ironstone's two listings more than with any Quartz Cove home, because there is no other Quartz Cove home for sale. Per square foot the two sit close, $300.77 against $278.11, so your marketing should lead with what Ironstone cannot offer: 437 to 446 more square feet, the Luxury Coach plan and a 16-building cul-de-sac. Quartz Cove held the tightest supply and the second-highest sale-to-list ratio of any Quarry condominium in the same pull. Silverstone owners can read how we sell Silverstone at the Quarry homes. Two-sale figures are shown as the two prices, because two sales do not make a median.
McGreevy and Comisar price a Quartz Cove at the Quarry home against the recent sales in its own plan, then adjust for view, condition, flooring approvals, the building's wind report and the unit's CDD tier. Because the county values every home on a floor the same, a Quartz Cove price is a condition-and-placement judgment that automated estimates miss.
Before we give a Quartz Cove owner a number we check six things in this order: the floor and plan; the view from the lanai, lake, golf or the cul-de-sac; condition and finish; whether hard flooring upstairs has the board's approval and Proflex 90 or better underlayment; whether the building's 2022 wind mitigation report is still inside its five-year life; and which of the three CDD rate tiers the unit carries.
An automated estimate sees two plans and a county roll that values every ground-floor home at $510,930 and every upstairs home at $660,890 or $675,890. The recorded upstairs sales in the last 60 months span $600,000 to $940,000. A model cannot see a renovated kitchen, an approved hard-floor installation or a lake view from the lanai, and it may also be counting the single-family sale the MLS files under Quartz Cove.
The Quarry CDD bills Quartz Cove homes in three debt tiers for fiscal 2027: $2,270.55 (26 homes), $2,389.19 (20 homes) and $2,784.62 (18 homes). The tier follows the unit, not the floor, so two neighbors can pay different amounts. A buyer comparing two upstairs homes sees a difference of up to $514.07 a year, and we price that in.
With no Quartz Cove listing and two Ironstone listings on September 26, 2026, the buyer's alternatives are the smaller plan next door or waiting. We set a list price that wins the first thirty days, because a Quartz Cove listing that sits past a season becomes the 190-day sale buyers remember.

On the Collier County 2026 roll, 27 of the 64 Quartz Cove homes carry a homestead exemption, 42 percent. Thirty-nine owners use a Florida mailing address, 22 use an address in another state, led by New Jersey, New York and Ohio, and three use a Canadian address. Your buyer is as likely to be a seasonal owner from the Northeast as a full-time Naples resident, and we market to both.
A Quartz Cove home sells on space and outlook, so the photography shows the full plan and the lanai view over the lake or the golf holes, with aerial capture that shows the 16 buildings on their cul-de-sac between two lakes and the course. Video lets a buyer still up north walk the plan before booking a flight.
Because signs need board approval, the listing's reach is digital and personal: the MLS, syndication, direct outreach to the agents who work The Quarry and Heritage Bay, and our own database of buyers looking for a large maintained condominium in a lake and golf community. Showings are scheduled through the gate, which keeps them qualified.
Some Quartz Cove owners want quiet, for an estate, a health change or simply privacy in a 64-home neighborhood. We can market a home agent-to-agent before it reaches the MLS. The trade is exposure, and less exposure can mean a lower price, so we tell you honestly which way that trade lands for your home.
Your building's 2022 wind mitigation report, the 2020 roof permit, the 2021 impact window and door permits and, for Buildings 15 and 16, the FEMA letter all go in the listing file from day one. A buyer's insurer prices wind coverage off exactly those papers, so they are marketing, not paperwork.

A condominium resale contract in Florida carries the Section 718.503 clause. Where the buyer receives the documents after signing, the buyer may cancel within seven days, excluding weekends and legal holidays, after signing and receiving them. We deliver the package at contract so the clock starts at once.
Section 11.2 of the posted declaration puts the inside of the home, windows, glass, screens and the owner's air conditioning equipment on the owner. A buyer's inspector will price those items. Fixing the easy ones before listing, and documenting the 2021 impact openings for your unit, removes credits from the negotiation.
The board acts within 20 days of a complete application and interview, or 60 days of notice, whichever comes first, and a failure to act is deemed approval under Section 14.3(B). We get the buyer's application to Newell Property Management the week the contract is signed and set the closing date with that clock in view.
Your buyer pays the $6,500 Community Association resale fee and may be asked to prepay up to a year of condominium assessments under Section 14.6. A buyer who learns that in week three renegotiates. A buyer who sees it in the listing file does not.
Selling a Quartz Cove at the Quarry condo costs the negotiated commission, Florida documentary stamp tax on the deed at $0.70 per $100, the condominium and Community Association estoppel fees, a municipal lien search, and prorated property tax, CDD and assessments. In Collier County the buyer customarily pays the owner's title policy, and the buyer pays the $6,500 resale fee.

Florida charges $0.70 per $100 of consideration under Florida Statutes 201.02, and a Florida seller customarily pays it on a resale. At the $777,000 twelve-month median that is $5,439; at an $825,000 upstairs sale it is $5,775; at a $729,000 ground-floor sale it is $5,103. It is the largest fixed cost of selling after commission.
In Lee County the seller customarily chooses the closing agent and pays the owner's title policy. In Collier County the custom flips and the buyer customarily chooses and pays. No statute fixes the allocation, so the contract controls, and a seller moving within Southwest Florida should confirm it in writing rather than assume the Lee County habit.
A Quartz Cove sale needs a condominium estoppel under Florida Statutes 718.116(8) from Newell Property Management and a Community Association estoppel under Florida Statutes 720.30851. The posted declaration's text says up to $150, but state law now sets the cap: $299 per certificate for a current account after the 2024 adjustment, plus $119 for delivery within three business days. Order both the week the contract is signed.
The Quarry's recorded Fifth Amended and Restated Declaration, section 12.12, places the resale fee on the purchaser: $6,500 for closings in 2026 through 2030, $1,500 if the buyer is moving from another Quarry home, and nothing for family, estate-planning or inheritance transfers. The condominium may also require the buyer to prepay up to a year of assessments.
Since August 17, 2024, offers of buyer broker compensation cannot be advertised in the MLS, buyers sign written agreements with their own agents, and every commission is negotiable and not set by law. What you negotiate with us is the listing side; whether to offer anything toward the buyer's agent is a separate decision we make together, off the MLS.

The tax line is 181 days of $5,954.53, the median 2026 preliminary bill for a non-homesteaded upstairs Quartz Cove home; the CDD line is 181 days of the $2,270.55 to $2,784.62 fiscal 2027 range. Your own net sheet uses your price, your bill and your closing date, and we build it with you before you sign a listing agreement.
A Quartz Cove at the Quarry seller must give the buyer the condominium document package that Florida Statutes 718.503(2) requires, at the seller's expense, plus the property tax disclosure summary, the flood disclosure and any known material defect that is not readily observable. Because Quartz Cove sits inside a Chapter 720 master community, the two statutes meet here, and your closing agent confirms which forms apply.
Quartz Cove is a Chapter 718 condominium, so Section 718.503(2) is the governing resale duty. Section 720.401, the homeowners association disclosure summary, states that it does not apply to associations regulated under Chapter 718. Whether your contract should also carry a summary for The Quarry Community Association, the Chapter 720 master, is a question for your closing agent or attorney. This is information, not legal advice.
At the seller's expense, the buyer is entitled to a current copy of the declaration of condominium, the articles of incorporation, the bylaws and rules, the annual financial statement and annual budget, the milestone inspection summary if applicable, the association's most recent structural integrity reserve study or a statement that it has not completed one, the "Frequently Asked Questions and Answers" document, and the state's governance form. We request every item from the association before listing.
If the buyer did not receive the documents more than seven days before signing, the contract must say the buyer may cancel by written notice within 7 days, excluding Saturdays, Sundays and legal holidays, after signing and receiving the documents. Any waiver of that right has no effect, and the right terminates at closing. Deliver the package at signing and the window closes early.
Florida's milestone inspection and structural integrity reserve study requirements start at three stories, and the association's own 2022 wind mitigation forms record two stories for its buildings. Collier County's milestone map lists no building inside The Quarry. The package still includes the association's statement on the reserve study, so ask the association for it early.
The posted declaration does not restate the statutory disclosure duty. What it adds on the covenant side is the approval process (Section 14.2 and 14.3), the association's right to charge the application, background check and estoppel fees allowed by law and to require a prepayment of up to a year of assessments (Section 14.6). The Quarry's recorded covenants add the buyer's resale fee in section 12.12. Who owes the disclosure is the seller; who owes the resale fee is the buyer.
Florida Statutes 689.261 requires that a residential buyer receive a property tax disclosure summary warning not to rely on the seller's current taxes; at Quartz Cove the median 2026 preliminary bill is $3,168.92 homesteaded and $5,765.38 not, so the warning is real. Section 689.302 requires a flood disclosure covering known flood damage, flood insurance claims and federal flood assistance.
Under Johnson v. Davis, a Florida seller who knows of facts materially affecting value that are not readily observable must disclose them. For a two-story condominium that means prior leaks from above or below, insurance claims, unapproved alterations, unapproved hard flooring upstairs and any special assessment you have been told about.
Storm and flood documentation helps a Quartz Cove at the Quarry sale because a buyer's insurer and lender ask for it first, and Quartz Cove has more of it than most condominiums its size: roof work recorded on all 16 buildings in 2020, impact openings permitted from 2021, a wind report for every building and FEMA letters for the two buildings the old map touched.
On FEMA's effective map of May 16, 2012, the county address points for 60 of 64 homes are in Zone X, and the four homes of Building 16 fall in Zone AH. FEMA letters 13-04-3755A (Building 15) and 13-04-8228A (Building 16) remove those structures from the flood zone. On the preliminary map of March 20, 2025, all 64 homes are in Zone X.
The association's wind mitigation forms for all 16 buildings were inspected on March 31, 2022, and the state form is valid for up to five years, so they run to about March 2027. A sale that closes after that should carry a new inspection, and we tell you which side of that date your listing will land on.
The association insures the buildings and pays the deductible as a common expense under Section 15 of the posted declaration. The master policy's carrier, premium and wind deductible are not public, and a buyer's lender will ask. Request the insurance declarations page with the estoppel so it is ready before the buyer's inspection period ends.
Your buyer will pay four recurring layers to own at Quartz Cove at the Quarry: the condominium assessment, The Quarry Community Association assessment, the Quarry CDD assessment on the tax bill, and county property tax that resets toward the purchase price. Two of the four are not published, which is why we put the estoppel route in the listing file.

MLS listings carry agent-entered condominium and master association fee fields. The disclosed fee amounts on recent Quartz Cove MLS listings: Information not available at time of publishing (checked 2026-09-26). We do not repeat quarterly figures from listing sheets as fact in any case, because they are agent entries, not association documents; the estoppel is the number that counts.
The Quarry CDD's operating share for Quartz Cove fell from $854.81 in fiscal 2026 to $539.78 in fiscal 2027, and every tier's total fell by about $315. The Series 2020-3 debt line ends after 2029 and the 2020-2 line after 2033, and the board has noted an early payoff of those two tranches is likely to be discussed in 2027. That is a talking point for your buyer.
The Quartz Cove at the Quarry rules that affect a sale are the board's approval of every buyer, the sign ban, the upstairs flooring rule, the leasing limits that shape the investor pool, the two-pet rule and the entity-ownership rule. Each one either changes who can buy your home or what they will ask during the contract.
The board may withhold approval only for the good-cause grounds the declaration lists, such as certain felony convictions or a record of financial irresponsibility, and only by a majority of the whole board. If it refuses without good cause and you made the written demand with your notice, the association must name an alternate purchaser at the same price and terms within 30 days.
Section 11.3(C) says second-floor homes should be carpeted except in kitchens, baths, lanais and foyers; hard flooring needs board approval, and the 2017 rules require soundproofing underlayment equal to or better than Proflex 90. A buyer will ask whether your floors were approved, so find the approval letter before you list.
The posted declaration allows no more than two leases a calendar year, a 60-day minimum (the association's rental form says 30), a one-year maximum and natural-person tenants only. The Community Association adds no lease in an owner's first year. That narrows the investor pool, so we market to owner-occupants and seasonal buyers first.
Two dogs or cats plus quiet household pets are allowed, with certain breeds banned. A trust, company or unmarried co-owners must name one natural person as primary occupant, and a change is treated as a new transfer, limited to once a year. Heirs who are a spouse or first-degree relative cannot be refused approval to occupy.
You can sell a Quartz Cove home with a tenant in it, but the lease runs until it ends, the tenant's approval does not carry to the buyer, and the buyer's approval is a separate application. We schedule showings around the tenant's notice rights and give buyers the lease end date on day one.
A Quartz Cove at the Quarry sale takes the time to find the right buyer, a median of 45.5 days on market across the last six closings, plus a contract period that includes the document review, the board's approval within 20 days of a complete application and two estoppels. In 2026 most Quartz Cove sales closed from April to July.

With 37 of 64 homes not homesteaded and 25 owners mailing tax bills outside Florida, many Quartz Cove buyers are seasonal. A listing live by January meets the winter buyer pool while it is in Naples and leaves time for approval before spring closings, which is exactly when 2026's sales closed.
Valuation and document request in week one; photography, video and aerial in week two; listing live in week three; contract, document delivery and the review window; the buyer's approval application filed at once; both estoppels ordered on the first business day; closing once the Certificate of Approval is issued.
Many Quartz Cove owners sell from out of state. If you leave for hurricane season, the declaration asks you to clear the lanai and name a caretaker, which also keeps the home show-ready.

In April 2026, two upstairs homes in Building 14 sold within two weeks of each other. Unit 202 carried a final list price of $859,000, took 64 days and closed at $850,000, 98.95% of that price, on April 17. Unit 201 carried a final list price of $825,000, took 10 days and closed at full price on April 30. Those two sales are not ours to claim; the MLS report did not record the listing office. They are the clearest pricing lesson in the neighborhood.
In a Quartz Cove contract the turn usually comes at the buyer's inspection and the fee review, when the buyer adds up the resale fee, a possible year of prepaid assessments and the CDD tier. A general agent may price Quartz Cove off The Quarry's $1,047,500 development median, which single-family homes drive; quote the $825,000 MLS figure that includes the single-family house; deliver the wrong disclosure form; order one estoppel instead of two; miss the flooring approval letter; or forget that the wind reports expire around March 2027. The county recorded no qualified Quartz Cove sale in calendar 2025. The public record does not say why; it shows only that owners did not sell. Five qualified sales followed in the spring of 2026.
