The Southwest Florida MLS files a February 2026 single-family sale at 9121 Quartz Lane, $887,000, under "Quartz Cove". The county roll records that parcel as a single-family lot. Any valuation that counts it starts from a $825,000 median instead of $777,000, and a seller priced off it starts $48,000 high.

A Quartz Cove at the Quarry home is valued in four steps: start from the recent sales in the same plan, adjust for view and condition, adjust for the paperwork a buyer's insurer and lender will ask for, then check the result against the buyer's full yearly cost to own. Square footage is fixed by the floor, so it never explains a price difference inside a plan.
As Top 1% Real Estate Agents Nationally Since 2008, we start where a buyer's appraiser starts. For an upstairs home, the starting points are 2026's $850,000, $825,000 and $825,000 and 2024's $900,000 and $920,000. For a ground-floor home, they are $729,000, $620,000 and 2023's $799,000. We weight the most recent sales most and set aside the $600,000 upstairs sale, which sat 190 days and closed at 75% of its final list price.
Lakes lie to the north and south of the cul-de-sac and golf holes to the south and east, so a lanai can look at water, fairway or the street. Condition is the other half: kitchens, baths and flooring. Those two explain most of the spread between same-plan sales.
A buyer's wind insurer prices off the building's 2022 wind report, valid to about March 2027. A lender asks about flood status; Buildings 15 and 16 carry FEMA letters. Upstairs hard flooring needs a board approval letter. Each document present removes a reason for the buyer to discount; each one missing adds one.
A buyer weighs the price against the condominium assessment, the Community Association assessment, the Quarry CDD tier, a property tax that resets after purchase and a one-time $6,500 resale fee. Two homes at the same price with different CDD tiers do not cost the buyer the same, and a good valuation says so.

Quartz Cove at the Quarry homes are worth different amounts by floor because the floor sets the plan: 2,091 square feet on the ground floor and 2,743 upstairs. In 2026 upstairs homes in good condition sold at $825,000 to $850,000 and ground-floor homes at $620,000 and $729,000, a gap the county roll mirrors.

Nine qualified upstairs sales in the county's 60-month window: $900,000 (May 2022), $850,000 (September 2022), $845,000 (December 2022), $940,000 (May 2023), $920,000 (August 2024), $900,000 (October 2024), $850,000 (April 2026), $825,000 (April 2026) and $600,000 (May 2026). The MLS adds the $825,000 July 2026 sale the county had not yet coded.
Three qualified ground-floor sales in the same window: $799,000 (October 2023), $729,000 (April 2026) and $620,000 (May 2026). Ground-floor homes trade less often than upstairs homes; in 2022 and 2024 none recorded a qualified sale.
Upstairs homes carry 652 more square feet and list as three bedrooms plus a den or four bedrooms plus a den, against three bedrooms downstairs. Per square foot, though, the ground-floor $729,000 sale at $348.64 was the highest of the year. Ground-floor buyers pay for no stairs and direct access, not for space.
The county values every home on a floor the same regardless of building, so building number is not a price factor by itself. It matters through view (which side of the cul-de-sac) and through documents: Buildings 15 and 16 carry FEMA letters, and Building 16's address point sat in Zone AH on the 2012 map.
Price per square foot at Quartz Cove at the Quarry tells you where a home sat against its own plan, not against the neighborhood. The six 2026 MLS sales ran from $218.74 to $348.64 a square foot, median $300.77, and the upstairs peak of $940,000 in 2023 was $342.69.

In the same MLS pull, Ironstone's median was $278.11 a square foot, Silverstone's $321.06 and Nautica Landing's $383.63, the last two on only two sales each. All of The Quarry, single-family homes included, ran $473.56. Quartz Cove sells more space for less per foot than a Quarry house.
Because upstairs homes are bigger, an upstairs home at $825,000 shows $300.77 a foot while a ground-floor home at $729,000 shows $348.64. Applying one plan's per-foot figure to the other plan overvalues the upstairs home and undervalues the ground floor. We price each plan from its own sales.
Quartz Cove at the Quarry values have more than doubled since 2020: upstairs homes went from a $430,000 county median in 2020 to $850,000 by 2022, peaked at $940,000 in May 2023, and sold at $825,000 to $850,000 in 2026. Ground-floor homes went from $352,000 in 2020 to $799,000 in 2023 and $620,000 to $729,000 in 2026.

The first priced sale of each of the 64 homes, recorded from February 2007 to April 2009, gives the original pricing: a median of $368,750 for ground-floor homes (from $300,000 to $558,100) and $478,950 for upstairs homes (from $349,000 to $711,600). Those are deed prices and may include options or incentives the deed does not show.
An owner who bought upstairs in 2020 near $430,000 and sells near $825,000 has gained about 92% before costs. An owner who bought upstairs in 2023 near $940,000 is about 12% below that price on 2026's evidence. Your purchase year changes the conversation more than any other fact, and it belongs in your valuation.
The county recorded no qualified Quartz Cove sale in calendar 2025. With no sales, the only evidence for 2025 values is the sales on either side of it, 2024's $900,000 and $920,000 and 2026's $825,000 to $850,000 upstairs, which is why we show the full history.
Quartz Cove at the Quarry homes took a median of 45.5 days on market and sold at a median 97.14% of their final list price over the last six MLS closings. Three of the six closed at 97% or better, one at full price, and the one home that sat 190 days closed at 75%.

The two fastest sales, 10 and 14 days, were a full-price upstairs sale at $825,000 and a ground-floor sale at $620,000 that closed at 95.40%. The slowest, 190 days, was the $600,000 upstairs sale. Priced to the plan's recent sales, a Quartz Cove home has sold in weeks.

Quartz Cove at the Quarry and Ironstone at the Quarry are the resale markets a Quartz Cove buyer compares most, because both are condominiums inside The Quarry's gate with the same Beach Club. Quartz Cove's median was $777,000 on six sales with nothing listed; Ironstone's was $495,000 on five sales with two listings.

An Ironstone listing at $709,000 is a buyer's alternative to a ground-floor Quartz Cove home near $729,000, and Ironstone's plans are 1,654 and 2,297 square feet against Quartz Cove's 2,091 downstairs and 2,743 upstairs. That puts a practical ceiling on how far a ground-floor Quartz Cove price can stretch without a view or condition premium. Ironstone owners can get an Ironstone at the Quarry home valuation, and Silverstone owners a Silverstone at the Quarry home valuation, built the same way.
A buyer who wants the most space in a Quarry condominium and can wait picks Quartz Cove. A buyer whose budget sits near $500,000 to $650,000 and who wants choice picks Ironstone. Your buyer is the first kind, and the valuation should be written for them.
Online estimates, including the portal Zestimate, miss on Quartz Cove at the Quarry homes because they average across too few sales, cannot see view or condition inside identical plans, and may count the single-family house the MLS files under Quartz Cove. With six sales a year and none in 2025, an automated model has very little to learn from.
A Zestimate is a model built from public records and listing data. It does not walk your home, read your building's wind report, check your flooring approval or know your CDD tier, and it cannot tell a lake-view upstairs home from a street-view one in the same plan. Our valuation does all of that, and names every sale it uses.
A model needs sales. Quartz Cove had none in 2025 and six in the MLS in the last twelve months, split across two plans. Any estimate built from that record either leans on sales outside Quartz Cove or swings with every new sale.
Any tool that reads the MLS "Quartz Cove" label without checking the county roll will include the $887,000 single-family sale at 9121 Quartz Lane. That lifts the neighborhood median by $48,000 and makes a Quartz Cove condo look closer to a Quarry house than it is.
A Quartz Cove at the Quarry buyer prices four yearly layers and two one-time costs into an offer: the condominium and Community Association assessments, the Quarry CDD assessment of $2,270.55 to $2,784.62, a property tax that resets after purchase, the $6,500 resale fee, and a possible prepayment of up to a year of condominium assessments.

The Quarry CDD's fiscal 2027 rates put 26 Quartz Cove homes at $2,270.55, 20 at $2,389.19 and 18 at $2,784.62. The tier follows the unit. A buyer comparing two otherwise identical homes sees up to $514.07 a year of difference, which is real money over a hold.
On the 2026 preliminary roll, the median homesteaded Quartz Cove bill is $3,168.92 and the median non-homesteaded bill is $5,765.38. A buyer's bill resets toward the purchase price after the sale, so a buyer of an upstairs home near $825,000 budgets from the price, not from your bill.
The condominium and Community Association assessments are not posted publicly, and the fee amounts agents enter on MLS listings for recent Quartz Cove sales: Information not available at time of publishing (checked 2026-09-26). Your buyer gets the real numbers from your estoppels, so we order them early and put them in the valuation.
Storm and flood documentation raises a Quartz Cove at the Quarry valuation because it lowers the buyer's insurance cost and removes lender questions. Quartz Cove has roof work recorded on all 16 buildings in 2020, impact openings permitted from 2021, a 2022 wind report for every building, and every home in Zone X on FEMA's preliminary 2025 map.
The association's wind mitigation inspections were done on March 31, 2022, and the state form is valid for up to five years. A sale that closes after about March 2027 should carry a new inspection. If your sale may land after that date, we tell you before we price.
On the effective 2012 map, address points for 60 of 64 homes are in Zone X and Building 16's four homes in Zone AH; FEMA letters remove the structures of Buildings 15 and 16. On the preliminary 2025 map all 64 are in Zone X. A lender cannot require federal flood insurance on a structure a letter removes, though any lender may still ask for it.
Florida's milestone inspection and structural integrity reserve study requirements start at three stories, and the association's 2022 forms record two stories. That removes a cost and a document question that three-story condominiums across Naples carry into every sale.
Whether renting or selling a Quartz Cove at the Quarry home earns more depends on rules as much as rents: the posted declaration allows no more than two leases a year, a 60-day minimum and a one-year maximum, to natural persons only, which rules out short-term rental income and shapes what a lease can earn.
Section 13 of the posted declaration requires board approval, 30 days' notice, no more than two leases per calendar year starting at least 30 days apart, a 60-day minimum (the association's rental form says 30) and a one-year maximum with no renewal option. The Community Association adds its own application and a 30-day minimum.
