Our The Masters at Pelican Sound neighborhood guide holds the full record of the street, and this page is the buyer's side of it: what Masters homes close at, what one costs to buy and to carry, what Florida law gives you before you sign, and how we represent you. The street sits inside Pelican Sound, ZIP 33928.

McGreevy and Comisar lead Domain Realty Group, the #1 real estate team in Southwest Florida since 2012, and we are Top 1% Real Estate Agents Nationally Since 2008. A buyer who wants this street has to be ready before the next listing appears.

This page is one of three. If you own a Masters home already, read our Masters at Pelican Sound home valuation guide, and if you are selling a home here or elsewhere first, read our Masters at Pelican Sound seller's guide. For the rest of the community, see our guide to buying a home in Pelican Sound.

Key Takeaways

These are the points a buyer at The Masters at Pelican Sound should carry into any tour, each one sourced later on this page from the Southwest Florida MLS, the Lee County record, the Pelican Sound 2026 Fact Sheet, the association's filings, the River Ridge district budget or Florida law.

  • No Masters home was for sale on September 29, 2026, and six of the seven 12-month MLS closings sold in six days or fewer.
  • The 12-month MLS median is $1,249,000, from $950,000 to $1,400,000, and four of seven sold at or above list.
  • Two homes of 2,106 and 2,108 square feet sold $450,000 apart in 2026, so condition, not size, sets the price you should pay.
  • A first-time Pelican Sound buyer pays a $20,300 club initiation fee at closing, or $11,495 if returning, plus $11,495 a year.
  • The Masters neighborhood dues are billed quarterly and not published, so ask for the estoppel and budget before you commit.
  • River Ridge district charges add about $1,209 a year to the Lee County tax bill.
  • The Masters is a Chapter 720 homeowners' association, so the seller owes you the section 720.401 disclosure summary before you sign.
  • Masters Circle mapped FEMA Zone X at every point we queried, but a lender or a Citizens policy can still require flood cover.
  • Since August 17, 2024, you sign a written agreement with your buyer's agent before touring, and compensation is negotiable.

What Does It Take to Buy a Home at The Masters at Pelican Sound?

Buying a home at The Masters at Pelican Sound takes a written buyer agreement, a budget that includes the club fee and the unpublished Masters dues, financing or proof of funds ready before a listing appears, an inspection plan for a 24 to 26-year-old home, and the association's approval before closing. Here are the steps we follow.

What You Are Actually Buying

A detached, single-story, fee-simple home on a Masters Circle lot, built by WCI between 2000 and 2002, with 1,767 to 2,723 heated square feet on the roll, a 2.5 or 3 car garage per the club's flyer, and full bundled membership in Pelican Sound Golf & River Club.

How We Represent You, and Who Does It

Buyers on our team usually start with Marc Comisar, and Jesse McGreevy works on pricing and negotiation. You work with both of us directly, not with a call center.

Step One: Set the Budget With the Full Cost

Start with the price range from the closings below, then add the club initiation or resale capital fee, the first year's club assessment, the district charge, an estimate for the Masters dues, tax and insurance. We build that sheet with you before the first tour.

Step Two: Sign the Written Buyer Agreement

Since the NAR settlement practice changes of August 17, 2024, a written agreement with your buyer's agent is required before touring. It states what your agent is paid and that compensation is negotiable.

Step Three: Prepare Before the Listing

With zero Masters listings on the pull date and a 4-day median on market, a buyer who needs a week to get a lender letter will miss the home. Have the pre-approval or proof of funds in hand.

Step Four: Tour Through the Gate

Visitors must be on a member's gate guest list, so every showing is arranged in advance. We handle the gate.

Step Five: Offer, Inspect and Read the Documents

Your offer names the price, the deposit, the inspection period and the closing date. During the contract you receive the estoppels, the Masters documents and the club's paperwork, and you inspect the home.

Step Six: Approval and Closing

The club requires a certificate of approval from the Masters association, and you pay the club's fee at closing. We keep both on the calendar from day one.

What the Windows Say to a Buyer

Six of the seven 12-month sales closed in six days or fewer. Well-priced Masters homes do not wait, so the buyer's leverage is in preparation and judgment, not in time on market.

Where Buyers Have Had Leverage

The one 12-month listing that started well above its sale price, a 1,885 square foot plan listed at $1,075,000, took 61 days and closed at $990,000, 92.1% of list. The April 2026 sale at $1,400,000 closed at 93.4% of a $1,499,000 list. Overpriced homes give ground; fairly priced ones do not.

The County Record

The county file shows 10 qualified Masters sales between September 29, 2025 and August 21, 2026 at a $1,299,500 median, including four that never appeared as MLS closings. Some Masters homes change hands privately, which is one reason to have an agent who watches the street.

What Is for Sale at The Masters at Pelican Sound Today?

Nothing was for sale at The Masters at Pelican Sound on September 29, 2026, according to the Southwest Florida MLS. A buyer who wants this street watches for the next listing, prepares financing in advance, and considers the closest alternatives inside the gate, Gleneagles and Pinehurst, while waiting.

How to Watch the Street

The street's full record, including every sale since 2023 and the roll profile, is in our Masters at Pelican Sound neighborhood guide. We set an alert for every new Masters listing and price change, and we call you the day one appears. Our county tracking also shows when homes change hands outside the MLS.

How Long a Wait Can Last

58 of the 100 Masters homes have recorded at least one qualified resale since mid-2001 by our count, and 26 in the ten years since September 2016, roughly two to three a year in a normal stretch. A buyer waiting for a specific plan or lot can wait a season or more.

Homes That Sell Without a Listing

Four of the ten county-recorded sales since September 29, 2025 never appeared as MLS closings. We cannot promise access to a private sale, but owners who are thinking of selling sometimes call an agent first, and we tell you if one does.

The Alternatives Inside the Gate

Gleneagles at Pelican Sound offers smaller single-family homes, and Pinehurst offers larger estate homes. Both had zero listings on September 29, 2026 as well.

What the MLS Does Not Show

The MLS does not show roof age, which homes have impact glass, the view from the lanai or the Masters dues. We find those out before you write an offer.

What Does a Masters at Pelican Sound Home Cost by Size and Bedrooms?

A Masters at Pelican Sound home has cost about $980,000 to $990,000 under 2,000 square feet, $950,000 to $1,400,000 between 2,081 and 2,166 square feet, and $1,266,100 to $1,400,000 at 2,400 square feet and over, in the MLS record of the last 60 months. What the Club Assessment Covers

The club's Q&A says the assessment pays for amenities, property management including cable television and fiber internet for all homes, common area maintenance and landscaping, security and pool maintenance, and replacement reserves. There is currently no food and beverage minimum.

What the Masters Dues Cover

The Masters FAQ says its assessment pays for landscaping and irrigation, pest and rodent control, and reserves for painting the houses, mailboxes and irrigation clocks. The board set 2027 budget adoption for November 16, 2026.

Property Tax After Closing

Your tax is set on your own assessed value after purchase, not the seller's. Section 689.261 requires the seller to give you a property tax disclosure summary warning you not to rely on the seller's bill. The Village of Estero describes its proposed FY2025-2026 millage of 0.7300 as the lowest municipal rate in Florida; county, school and other levies are added.

Homestead

If the home will be your permanent residence, you may apply for the homestead exemption under section 196.031, and section 193.155 then caps annual increases in its assessed value.

What Are Buyer Closing Costs at The Masters at Pelican Sound?

Buyer closing costs at The Masters at Pelican Sound start with the club's $20,300 initiation fee for a first-time Pelican Sound owner, or $11,495 for a returning owner, and add recording fees, any lender's title policy and loan charges, mortgage taxes if you finance, and prorations of the club, Masters and tax charges.

Data updated: September 2026 (Pelican Sound 2026 Fact Sheet; Florida Statutes and Department of Revenue; our arithmetic)

The Club's Charges at Closing

A first-time Pelican Sound owner pays a $20,300 initiation fee; a buyer who owns or has owned in Pelican Sound pays an $11,495 resale capital fee. The club's estoppel fee is $299, which in Lee County the seller customarily pays, and the contract controls.

Title in Lee County

In Lee County the seller customarily pays the owner's title policy and chooses the closing agent. A buyer with a mortgage pays for the lender's title policy, issued alongside the owner's policy.

Mortgage Taxes if You Finance

Section 201.08 sets documentary stamp tax on a recorded mortgage at $0.35 per $100, and the nonrecurring intangible tax is $0.002 per $1. On a $999,200 loan, 80 percent of $1,249,000, that is $3,497.20 and $1,998.40 by our arithmetic.

Recording

What Does Florida Law Give a Buyer at The Masters at Pelican Sound Before Contract?

Florida law gives a buyer at The Masters at Pelican Sound the section 720.401 homeowners' association disclosure summary before signing, a cancellation right if it is late, the property tax disclosure summary under section 689.261, the flood disclosure under section 689.302, and the seller's common-law duty to disclose known defects.

The 720.401 Disclosure Summary

On a resale the seller supplies the summary, and it is due before you sign. The contract must carry the statute's voidability language in conspicuous type. If you receive the summary late, you may cancel by written notice within 3 days after receiving it or before closing, whichever comes first, and that right cannot be waived.

Not a Condominium

The Masters association's 1999 Articles state in capitals that it is not a condominium association, so the condominium buyer's rescission rules of section 718.503 do not apply here. Your rights come from Chapter 720 and the contract.

The Property Tax Summary

Section 689.261 requires a summary at or before signing, warning that your taxes may be higher than the seller's.

The Flood Disclosure

Section 689.302 requires the seller to disclose known flood damage, flood insurance claims and federal flood assistance.

Known Defects

Florida's Supreme Court held in Johnson v. Davis, decided in 1985, that a home seller who knows facts materially affecting value that are not readily observable must disclose them, and an as-is contract does not remove that duty.

The Estoppels

The Masters association's estoppel, capped at $299 for a current account by section 720.30851, and the club's estoppel tell you what is owed and any pending assessment.

Your Right to the Association's Records

Section 720.303 requires an association of 100 or more parcels to post its governing documents and other official records on a website or app for owners. Ask for the Declaration, bylaws, rules, budget and insurance certificate during the contract.

This section is information, not legal advice; a Florida real estate attorney can review your contract.

How Does Buyer Representation Work After the NAR Settlement at The Masters at Pelican Sound?

Buyer representation at The Masters at Pelican Sound follows the NAR settlement practice changes of August 17, 2024: you sign a written agreement with your agent before touring, the agreement states the compensation and that it is negotiable, and offers of compensation cannot be advertised in the MLS.

The Written Agreement

The agreement names a specific amount or rate, says that broker fees are not set by law and are negotiable, and binds the agent not to receive more than the agreement allows.

Who Pays Your Agent

You do under the agreement, unless the seller agrees to pay or contribute, which a seller may still offer off the MLS. We put the conversation in writing at the start.

What We Do for You

We read every Masters closing, build your full cost sheet, watch the street, arrange gate access, negotiate price and terms, manage the estoppels and approval, and stay with you through closing.

Brokerage Relationship Disclosure

Section 475.278 requires us to disclose our brokerage relationship with you in writing, and we do at the first meeting.

What Should You Inspect Before Buying at The Masters at Pelican Sound?

Before buying at The Masters at Pelican Sound, inspect the roof, windows and storm protection, the air-conditioning and water heater, the water piping, the pool and screen enclosure, drainage near the lot, and the permit and ARC history. Every home is 24 to 26 years old, and condition sets the price.

The Roof

The owner, not the association, replaces the roof under the maintenance chart, and roof cleaning moved to owners in 2020. Get the roof's age and permit, and ask the insurer what it requires.

Windows, Shutters and Impact Glass

Ask whether the home has impact glass or approved shutters, and whether the ARC approved them. Approved shutters may stay up from June 1 through November 30 under the club's guidelines.

Air-Conditioning and Water Heater

Ask the dates and look for permits; a replacement within the last few years is a cost you will not carry.

Water Piping and Pressure

The association keeps owner pages on CPVC water piping and water pressure, which tells your inspector what to look for in a home of this age.

Pool and Screen Enclosure

A pool and enclosure need ARC approval and a permit. Confirm both, and inspect the equipment.

Drainage Near the Lot

The association's January 2023 drainage update describes standing water after heavy rain in parts of the neighborhood and a $170,000 conceptual plan, to be built when funds allowed. Ask the seller what has been done near the home.

Permits and ARC History

Permits for roofs, windows, shutters, generators, pools and air-conditioning come from the Village of Estero today and from Lee County for older work. Confirm open permits are closed before closing.

Wind Mitigation

A Uniform Mitigation Verification Inspection Form shows the insurance credits the home earns under section 627.711. Ask for the seller's, or order one in your inspection period.

How Do You Insure a Home at The Masters at Pelican Sound?

Insuring a home at The Masters at Pelican Sound means a homeowner's policy on a fee-simple house, since there is no master policy on the home, plus a decision on flood cover. Masters Circle mapped FEMA Zone X, minimal flood hazard, on panel 12071C0587G at every point we queried on October 7, 2026.

Zone X and Your Loan

Zone X is outside the Special Flood Hazard Area, so the federal mandatory purchase requirement does not apply by zone, but a lender may still require coverage. Confirm the specific address on the Village of Estero's flood map lookup.

Citizens and Flood

Citizens Property Insurance phases in a flood coverage requirement for its policyholders under section 627.715, so a Citizens policy can bring a flood requirement with it. Get a flood quote through FloodSmart or a private carrier before you set your budget.

Hurricane Ian

Ian made landfall in Lee County on September 28, 2022. Pelican Sound's documented storm water was at the riverfront River Club, which was rebuilt; we found no public record of flood damage on Masters Circle and we do not claim there was none. The seller's flood disclosure is your first source.

Wind Mitigation and the Premium

A newer roof, documented roof-to-wall connections and approved impact protection can price very differently from a home with none. The state's My Safe Florida Home program offers inspections and grants when funded; check its current status.

Loss Assessment Coverage

Ask your agent about loss-assessment coverage for any special assessment the Masters association or the club might levy.

Can You Finance a Home at The Masters at Pelican Sound?

You can finance a home at The Masters at Pelican Sound with a conventional or jumbo loan on a fee-simple single-family home, with no condominium project approval. Depending on your down payment, a loan at recent Masters prices may be a jumbo loan, so plan for that underwriting, an appraisal and the club's fee in your cash to close.

What a Lender Will Ask

Income, assets, the appraisal, homeowner's and any flood insurance, and the association's dues and any special assessment from the estoppel.

The Appraisal

An appraiser will look at the same Masters closings on this page. Because two near-identical homes sold $450,000 apart in 2026, condition notes and photos matter to the appraisal.

Rates

Freddie Mac publishes its Primary Mortgage Market Survey weekly. Compare your Loan Estimate, which the CFPB explains, with that benchmark and with at least one other lender.

Cash Buyers

Many Masters buyers pay cash. A cash offer with a short inspection period competes well in a 4-day market, and you still need the estoppels, approval and title work.

How Do We Find You the Right Home at The Masters at Pelican Sound?

We find you the right home at The Masters at Pelican Sound by watching every new listing and every recorded sale, ranking the plan, lot and condition that matter to you, and telling you honestly when a home is priced above what its condition supports. With zero listings on September 29, 2026, preparation is the search.

Ranking What Matters

Size band, bedrooms and den, pool, view, roof and window age, and kitchen condition. We rank them with you before a listing appears so you can decide in a day.

Reading Each Listing Against the Closings

When a home lists, we place it beside the closest closings in its size band and condition and tell you where its price sits.

Seeing the Home Twice

In a 4-day market a second visit has to be quick. We plan the first tour to answer the inspection and insurance questions that would otherwise need a second.

Comparing With Gleneagles and Pinehurst

If no Masters home fits in your time frame, we show you the closest single-family alternatives inside the gate, with their own records.

How Do We Negotiate for You at The Masters at Pelican Sound?

We negotiate for you at The Masters at Pelican Sound from closings and condition: the nearest 2025 and 2026 sales in the home's size band, what each one carried, the club fee you bring, and the inspection items that affect insurance. We trade price, terms and timing to get you the home at a price the record supports.

Price

In a market where four of seven 12-month sales closed at or above list, a low offer on a fairly priced home loses it. Where a home is priced above its condition, as the 61-day sale was, we negotiate harder.

Terms

A clean offer with proof of funds, a short inspection period and a realistic closing date can be worth as much as price to a Masters seller.

Inspection Items

We separate safety and insurability items from preferences, and we ask for credits or repairs on the first group.

The Club Fee

Some buyers ask the seller to contribute toward the club's initiation fee. Any shift is a negotiated credit the contract must state.

Walking Away

If a home's price is not supported by its condition and the closings, we tell you, and we keep watching the street.

Which Rules Decide Whether The Masters at Pelican Sound Works for You?

The rules that decide whether The Masters at Pelican Sound works for you are the leasing rules (30-day minimum, approval, lessees at least 25, no lessee pets), the pet rules for owners and guests, two layers of architectural review, the club's membership rules, and the association's approval of every buyer before club membership.

Renting Out a Masters Home

Leases must run at least 30 days, with an application filed 20 business days ahead, a $260 Application for Approval to Lease fee in the 2026 Fact Sheet, and approval by the Masters association. Short-term vacation rental is not permitted under those rules.

Pets

Owners' pets follow the Masters Declaration and rules, which the association has not published in summary. Lessees and registered houseguests may not bring pets, service animals excepted, and dog runs, pens and pet fences, including invisible fencing, are barred community-wide. HUD guidance on assistance animals applies alongside the documents.

Age

Pelican Sound is all-ages; no age restriction appears in the club's published rules or the Masters association's filings. The one age rule applies to leases: the person signing a lease and the primary occupant must be at least 25.

Architectural Review

Any change visible from the street, neighbors or the golf course or lakes needs Pelican Sound ARC approval, with a copy to the Masters representative. Pools, shutters, generators, roofs and tree removal all go through it.

Membership and Approval

The club requires every member to hold a certificate of approval from the neighborhood association. Homes held by a trust or company carry privileges for one designated couple or individual and their dependent children.
