Buying a home in Jungle Plum East at Forest Glen means buying one of 69 single-family homes on a single interior street, Jungle Plum Drive East, inside the gates of Forest Glen Golf and Country Club in East Naples, Collier County, Florida 34114. The homes were built from 1999 to 2002, run 2,176 to 2,746 square feet on the county roll, and 56 of the 69 carry a private pool. It is the largest single-family section in Forest Glen and one of the least traded on the open market: the Southwest Florida MLS recorded no Jungle Plum East closing in the twelve months to September 26, 2026, while the state’s recorded-sales file shows five qualified sales in 2025 and 2026 at an $835,000 median. This page is the purchase path for that thin, real market. For the street itself, its history, its homes and its full record, read our Jungle Plum East at Forest Glen neighborhood guide.

We have been Top 1% Real Estate Agents Nationally Since 2008, and before you tour a Jungle Plum East home we will put its size, its pool, its flood letter and its two associations on paper, so you know what the house is and what it costs to own before you fall for it.
Buying a home in Jungle Plum East at Forest Glen takes five things most Naples house purchases do not: patience for a street where a listing may appear once or twice a year, a price read from recorded deeds rather than an MLS median, two estoppel certificates, association budgets no one publishes, and a flood check on the exact lot.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)
Everything below comes from the Collier County 2026 preliminary tax roll for all 69 Jungle Plum East parcels, the Florida Department of Revenue’s 2026 preliminary recorded-sales file, the Florida Division of Corporations record for the neighborhood association, FEMA’s current flood map and letters, one elevation certificate on file for the street, Collier County’s zoning for Forest Glen, and every Forest Glen closing on the Southwest Florida MLS for ten years, pulled September 29, 2026. Where the public record stops, this page says so and names the document that answers the question.
Jungle Plum East is Block 3 of the recorded Forest Glen of Naples plat, Plat Book 31 beginning at Page 94. All 69 lots carry a single-family house on the 2026 preliminary roll, addressed 3732 to 3883 Jungle Plum Drive East. There is no condominium on the street and no second product type: every purchase here is a fee-simple house on its own lot, with a median county living area of 2,402 square feet.
Forest Glen has two single-family streets with nearly the same name. Jungle Plum Drive West carries 18 larger estate homes under a different association, Jungle Plum West of Forest Glen Neighborhood Association, Inc., with a different budget and different comparable sales. A listing or a price quoted for “Jungle Plum” without East or West can describe either one. Confirm the suffix, then confirm the association named on the estoppel, before you compare anything.
Four absences decide purchases here. There is no condominium layer, so no condominium fee, no structural integrity reserve study and no milestone inspection. There is no neighborhood pool or common tract titled to the association on the county roll; residents use their own pools and the club’s. There is no Community Development District, so no CDD bond line on the tax bill. And there is no published dues schedule for either association that governs the street.
Every Jungle Plum East house was built from 1999 to 2002, and the Forest Glen zoning caps the whole community at 799 homes, exactly what stands today. No builder will list a new house against you on this street. Most of the homes predate the statewide Florida Building Code that took effect March 1, 2002, so the roof, the windows, the pool equipment and the permit history matter more than the floor plan’s name.
Three name traps catch Jungle Plum East buyers. The first is West versus East. The second is the plat name: Forest Glen of Naples is the recorded name of this East Naples community, and some listing and data sites file a “Forest Glen of Naples” under Golden Gate with figures that do not describe it. The third is the MLS itself: one Jungle Plum Drive East closing in December 2023 was entered under a Bishopwood West condominium name, so every MLS figure on this page is assigned to Jungle Plum East by street, not by the listing’s subdivision field.
Jungle Plum East buyers work with McGreevy and Comisar because a purchase on this street turns on records a listing never shows: the county’s recorded deeds that price a market the MLS barely sees, the lot’s flood letter, the pool and spa on the parcel record, two estoppels, and a tax bill that resets at the buyer’s price.

On this street your agent should hand you, before you are committed: the recorded county sales on Jungle Plum Drive East with their dates, the MLS history of the specific house, the parcel’s pool, spa and dock improvements from the county roll, the lot’s FEMA zone on the 2024 map and whether it holds a 2012 letter, both estoppel certificates, both associations’ budgets, the Chapter 720 disclosure summary, and a tax estimate built on your price rather than the seller’s bill.
This Jungle Plum East buyer page runs in the order a purchase happens: the market and every sale, the price and what moves it, the yearly cost, the closing charges and the club, the steps and documents, flood, insurance, taxes, financing and rules, then how we find, negotiate and close, and the choice between Jungle Plum East and Jungle Plum West.
We track the Jungle Plum East market from two independent systems: every Southwest Florida MLS closing in Forest Glen for ten years, assigned to Jungle Plum East by street address, and the state’s recorded, qualified deeds for every one of the street’s 69 parcels. On a street that trades a few times a year, a buyer needs every sale, not a blended average.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)
We tracked all 375 Forest Glen closings on the Southwest Florida MLS in the ten years to September 29, 2026 and assigned 14 of them to Jungle Plum East, each with its date, bedrooms and baths, MLS living area, final list price, sold price and days on market. We tracked the county side too: every qualified sale in the Florida Department of Revenue’s 2026 preliminary file on Jungle Plum Drive East, read against both of its most-recent-sale slots per parcel, and the county’s recorded-sales index for all of Forest Glen.
The MLS counts only homes that were listed or entered on the MLS; the county counts deeds its analysts graded as arm’s-length market sales, whether or not an agent ever listed the house. On Jungle Plum Drive East the gap is wide: five qualified county sales from April 2025 to March 2026, and one MLS closing in the same span, $760,000 on May 28, 2025. A house sold privately, or entered under another name, reaches the county record and never the MLS. The two systems also measure size differently, so this page never mixes their price per square foot.
No MLS window shorter than ten years holds ten Jungle Plum East closings: none in 12 months, one in 24, four in 36 and six in 60. A median of one, four or six sales tells a buyer little, so the market section lists every sale with its date and details, and the ten-year median of 14 closings sits beside the list for context, not as the headline.
Every figure on this page belongs to the market, and each carries its source, window and count so you can check it.
The Jungle Plum East market is a waiting game with short sprints. The Southwest Florida MLS recorded no closing on the street in the 12 months to September 26, 2026 and six in 60 months, at a median 7.5 days on market and 99.00 percent of final list, while the county recorded five qualified sales in 2025 and 2026 at an $835,000 median.

Southwest Florida MLS Matrix, retrieved September 29, 2026, street only. The December 29, 2023 closing was entered under a Bishopwood West condominium name on the MLS and is assigned here by its Jungle Plum Drive East address. Most of the street’s homes are recorded as two bedrooms plus a den; the den is often the third bedroom a buyer is looking for.
This is a public-record sale, and it is the most recent Jungle Plum East closing on the MLS. On May 28, 2025, a three-bedroom, two-bath home on Jungle Plum Drive East with 1,841 square feet of MLS living area closed at $760,000 against a final list price of $750,000, with 0 days on market recorded.
McGreevy and Comisar are Top 1% Real Estate Agents Nationally Since 2008. On Jungle Plum East, where the last MLS closing went at 101.33 percent of list with no recorded market time and six MLS closings in five years ran a median 7.5 days, the buyer who is pre-approved, has the recorded sales in hand and is known to the listing side before the house is listed writes the winning offer. The Florida Department of Revenue’s 2026 preliminary file, read against both of its most-recent-sale slots per parcel, carries five qualified Jungle Plum Drive East sales dated 2025 or 2026:
Recorded sale date | Sale price | County qualification |
|---|---|---|
April 9, 2025 | $865,000 | Qualified |
April 25, 2025 | $760,000 | Qualified |
May 21, 2025 | $760,000 | Qualified |
May 22, 2025 | $835,000 | Qualified |
March 30, 2026 | $990,000 | Qualified |
With five sales the median is the middle observed sale, $835,000 (n=5), from $760,000 to $990,000. A sixth transfer on the street in December 2024 was coded not qualified and is excluded. The county file carries no list price or market time, which is why sold-to-list and days on market on this page come only from the MLS.
On September 26, 2026 the MLS showed one Jungle Plum East listing: a two-bedroom plus den, two-bath home on Jungle Plum Drive East with 1,885 square feet of MLS living area, asking $799,000 after 71 days on market. It was the only single-family listing in Forest Glen that day, among 13 active Forest Glen listings. Its asking price sits under the five county sales’ $835,000 median and inside their range. Listings change daily; call Marc at (239) 287-5873 for today’s list.
Across all of Forest Glen the MLS recorded 32 closings in the 12 months to September 26, 2026 at a $394,000 median, 93.49 percent of final list and 47.5 median days; over 60 months, 151 closings at a $412,500 median, 97.09 percent and 21 days. Jungle Plum East’s six 60-month closings sold faster, 7.5 days, and closer to list, 99.00 percent, at a $760,000 median. The community’s condominiums set the Forest Glen averages; this street is a different market inside the same gate.
Nine of the 14 Jungle Plum East closings in ten years recorded ten days or fewer on the market, and the median across all 14 was 5.0 days. The exceptions tell a buyer where the room is: a two-bedroom plus den home took 70 days in 2024 and still closed at its $834,000 final list, and a 2019 home took 23 days and closed at 93.1 percent. Prepare for a fast house and negotiate on a slow one.
A Jungle Plum East home cost $760,000 to $990,000 in the county’s five qualified 2025 and 2026 sales, an $835,000 median, and $610,000 to $875,000 in the MLS’s six closings over 60 months. Within that band, the price follows the house’s size, its pool and spa, its lot, its condition and its flood-map status.

Southwest Florida MLS Matrix, retrieved September 29, 2026. The record tells one story: prices near $400,000 to $490,000 from 2017 to 2021, a jump into the $600,000s and $700,000s in 2022, and the $760,000 to $875,000 band since, which the county’s 2025 and 2026 sales, up to $990,000, confirm.
The county roll records Jungle Plum East living area from 2,176 to 2,746 square feet, a median of 2,402. The MLS rows on this street report 1,815 to 2,254 square feet of living area, because a listing agent enters air-conditioned living space and the county measures by its own method. Neither number is wrong; they measure different things, so compare a house against the same measure on other houses and never divide one system’s price by the other system’s area.
The county’s improvement records show a private pool on 56 of the 69 parcels, about 81 percent, and a spa on 42, about 61 percent. Five parcels carry a recorded dock or deck improvement, which appears to track lots backing to one of Forest Glen’s interior lakes, though the roll does not name the lake. The street’s eastern lots run toward the community’s preserve, which borders Rural Fringe conservation land beyond the zoning line. Pool, spa, water or preserve view: each one is a price line, and each one is confirmed on the parcel record, not the listing.
On the 2026 preliminary roll the median total just value of the 69 homes is $657,833 (n=69), from $576,830 to $755,231. Just value is the county’s mass-appraisal figure for tax purposes, not a price: every recorded Jungle Plum East sale in 2025 and 2026 closed well above it, and an appraiser works from the sales, not the roll.
On the MLS, Jungle Plum East’s 60-month median was $379.42 per square foot of living area (n=6) and its ten-year median $242.87 (n=14); the rise between the two is the 2022 price reset. The county’s sale prices are never divided by the MLS living area on this page, and the MLS figures are never compared with a county base-area rate.
Owning a Jungle Plum East home costs quarterly Forest Glen master association and club dues, the Jungle Plum East neighborhood association fee, property tax at 10.5058 mills for 2025, a county garbage assessment, and homeowners, wind and flood insurance. Neither association publishes its current dues; the budgets and estoppel certificates for the specific home state them.
Data updated: September 2026 (Forest Glen Master Board notice on the 2016 outdoor dining facility; Florida Department of Revenue 2025 Collier millage codes; Collier Tax Collector 2025 bill; Florida DBPR estoppel fee schedule)
Every Jungle Plum East owner belongs to Forest Glen Golf and Country Club Master Association, Inc. (N99000002346), which owns and runs the course, clubhouse, roads and preserves and bills club and master dues quarterly on one statement, and to Jungle Plum East of Forest Glen Neighborhood Association, Inc. (N99000004948), filed August 19, 1999, whose 2026 annual report was filed April 28, 2026 and whose registered manager is Complete Property Management of SW Florida. A Forest Glen condominium owner answers to a third board; a Jungle Plum East owner does not.
Figures presented online as Forest Glen “bundled golf dues,” HOA fees, a fund fee or a capital contribution cite no budget, estoppel or association document, and they disagree with each other, so this page does not repeat any of them. The honest answer is that the master dues and the neighborhood fee are stated for a specific home on the associations’ adopted budgets and its estoppel certificates, which we request the day a contract is signed.

Forest Glen pays for large club projects by assessing every member through the master association on the quarterly statement. In 2016 the master board approved a $949,376 outdoor dining facility, plus an $80,000 contingency, and assessed every member $1,290, billed $215 a quarter for six quarters. A 2017 amendment to the master declaration, recorded July 5, 2017, set a $400,000 spending limit for a special assessment or capital improvement, indexed to the Consumer Price Index from 2019, above which member approval rules apply. Ask the association for the current indexed figure and any project under discussion in the minutes.
No Community Development District covers Forest Glen, so no CDD bond or operating assessment appears on a Jungle Plum East tax bill; the county’s CDD layer returns only Caymas, the newer community to the south. Roads, gates, drainage and preserves are paid through the master budget instead, which is one more reason to read it.
Whether a Jungle Plum East purchase carries a capital contribution, fund fee or resale transfer fee, and how much, is not stated in any first-party document we found. If either association charges one on a sale, it will appear on that association’s estoppel certificate for the home, which is why we order both the day the contract is signed.
Data updated: September 2026 (Forest Glen Golf and Country Club public pages and association filings; Florida Statutes 720.30851, current text)
The estoppel is the association’s written statement of what is owed on one home at closing: regular dues, any special assessment in force, any transfer or capital charge, and the account balance. It binds the association to those figures for the stated period. On Jungle Plum Drive East there are two: one from the master association and one from Jungle Plum East of Forest Glen Neighborhood Association.
Under Florida Statutes 720.30851 a standard estoppel certificate for a current account is capped at $299, an expedited certificate may add $119, and a delinquent account may add up to $179, per the Florida DBPR fee schedule. Two certificates at the standard rate come to $598 at most, and the contract says who pays them.
The widely used Florida Realtors and Florida Bar contract assigns estoppel fees to the seller and association transfer charges to the buyer unless the parties agree otherwise, and every cost line is negotiable. If an estoppel shows a charge you did not budget, we raise it in writing inside the inspection period with the certificate attached.
Renters at Forest Glen obtain club privileges through a golf or social membership transfer, and owner listings on the club’s rental board state the renter pays the club’s transfer fee. The club does not publish the amount. A buyer who plans to lease the house in season should ask the club office for it before contract.
Club membership comes with a Jungle Plum East home: the club describes Forest Glen as “a gated, membership-inclusive community,” and the homeowners’ master association that runs the club holds title to the course, clubhouse, roads and preserves. The exact membership classes are set in the recorded master declaration and club documents, delivered in the resale package.
Data updated: September 2026 (Forest Glen Golf and Country Club public pages; Collier County parcel layer; Florida State Golf Association course record)
The master association owns about 578 acres in 17 parcels outright, including the 18-hole course, the clubhouse, the maintenance site, the private roads and all eight preserve tracts, and residents have controlled its board since early 2005. We do not call Forest Glen an equity club, because no refundable equity certificate appears in any document we read. The accurate description is a homeowner-owned club whose value rides in the price of the home, and a household that never plays shares its budget all the same.
The course opened in 1999 on a Gordon Lewis layout, was redesigned by Arthur Hills and Steve Forrest and reopened December 1, 2008 as an Arthur Hills Signature course, and was refined by Ron Forse Design for the club’s 25th anniversary in 2024, when the greens were converted to TifEagle. The club lists it at 6,820 yards; it is 18 holes, par 72 per GolfNow’s listing, and the Florida State Golf Association rates the Black tees 73.8 with a 146 slope. Golfer reviews on GolfPass ranked it No. 1 in the U.S. for course conditions in 2016 and No. 2 in Florida in the Golfers’ Choice 2023 list. The clubhouse was renovated and expanded in 2008, and Eagles Nest serves outdoor dining between the 9th and 18th holes.
The club runs four dedicated, lighted pickleball courts, a USPTA-led tennis program on the four courts its site map draws beside the clubhouse, league bocce on clay courts, a clubhouse pool and a fitness center open 24 hours. A paved nature trail through the preserve runs in three legs of 0.89, 0.59 and 0.38 miles, about 1.9 miles combined, and Jungle Plum East’s eastern lots sit toward the preserve it crosses. Whether a food and beverage minimum or cart fees apply is not published.
The steps to buy a home in Jungle Plum East are: confirm the street and the association, get pre-approved before a listing appears, price from the recorded sales, write the offer around two estoppels and the disclosure summary, request both budgets, check the lot’s flood letter, clear inspections and insurance, confirm the tax reset, and close.
Data updated: September 2026 (Florida Statutes 720.401 and 720.30851, current text; FEMA National Flood Hazard Layer, read September 2026)
Jungle Plum Drive East, not West, and Jungle Plum East of Forest Glen Neighborhood Association on the estoppel request. A price or a rule quoted for “Jungle Plum” without the suffix is not evidence.
With no Jungle Plum East MLS closing in the last twelve months and a last MLS sale that logged no market time, the buyer who is financed and known to the listing side before a house is listed is the buyer who gets to write an offer. A lender letter sized to the $760,000 to $990,000 recorded range is the starting point.
Read the five county sales and the 14 MLS closings together, adjusted for size, pool, spa, lot and condition, and read the listing’s own price history. The county’s just value is not a price.
Make the inspection period long enough for both estoppels, both budgets and minutes, the flood question and insurance quotes. Confirm the Chapter 720 disclosure summary was presented before you sign.
Order the master certificate through the club office and the neighborhood certificate through the association’s manager the same day. A missing estoppel is one of the most common reasons a closing date slips.
Request each association’s declaration, bylaws, rules and architectural standards, the adopted budget, the latest minutes and any special assessment notice. The neighborhood declaration is not published; it decides leasing, pets and exterior changes.
Look up the lot’s FEMA zone on the February 8, 2024 map, ask the seller for any elevation certificate or FEMA letter, and if the lot is one of the four with a 2012 letter, read its current status before you rely on it.
Budget for a general inspection, a wind mitigation inspection, a four-point inspection where a carrier asks for one, and a pool inspection. Get homeowners, wind and flood quotes on the specific house inside the inspection period.
Estimate your first full-year tax from your price, not the seller’s bill, and plan to file for homestead if the house will be your permanent residence. After closing, register with the club office for member access and with each association for billing and gate credentials.
A Jungle Plum East buyer should request two estoppel certificates, the Chapter 720 disclosure summary, both associations’ declarations, rules and budgets, the latest minutes, the seller’s flood disclosure and any elevation certificate or FEMA letter, the pool and roof permit history, and the seller’s current tax bill as a starting point only.
Data updated: September 2026 (Florida Statutes 720.401, 720.30851, 689.302 and 718.503, current text; Florida DBPR estoppel fee schedule)
A Jungle Plum East purchase needs two estoppels: the master association’s and the neighborhood association’s. A Britannia, Bishopwood or Barrington condominium purchase in the same gate needs three, because a condominium association sits beneath those two. That difference is one of the practical advantages of a house on this street.
The master and the Jungle Plum East associations are Chapter 720 homeowners associations. Florida Statutes 720.401 says a prospective parcel owner must be presented a disclosure summary before executing the contract for sale; on a resale the seller supplies it, and the contract must carry the statutory voidability warning. If the summary is not delivered, the buyer may void the contract within 3 days after receiving it or before closing, whichever comes first. Section 720.401(2) carves out associations regulated under Chapter 718, where a condominium resale package under Section 718.503 applies instead; a Jungle Plum East home sits in no condominium, so the Chapter 720 summary is the duty here. Our Jungle Plum East seller page describes the same duty from the seller’s side, and the two never differ on who owes what. This is information, not legal advice; your closing attorney or title agent confirms it for your contract.
The master declaration was originally recorded at Official Records Book 2536, Page 1955, amended and restated May 14, 2010 and amended again July 5, 2017. Jungle Plum East operates under its own recorded declaration of restrictions and covenants, which was not located in any public source we reviewed. A house here sits under two sets of covenants, so request both in the resale package.
A Florida residential seller delivers a flood disclosure under Section 689.302, and the contract carries the property tax disclosure summary under Section 689.261, which tells you the seller’s bill is not a forecast of yours. Read both beside the lot’s FEMA record.

A Jungle Plum East buyer should check four things about the house itself: the roof and window history on a home built from 1999 to 2002, the pool, spa and screen enclosure, the lot’s drainage and backing, and the gap between the listing’s square footage and the county’s.
Data updated: September 2026 (Collier County 2026 preliminary tax roll; Collier County Florida Building Code 8th Edition wind layer)
Every Jungle Plum East house was built from 1999 to 2002, so all but the last predate the statewide Florida Building Code of March 1, 2002. Today’s standard for anything replaced is the 8th Edition, which puts Forest Glen at an ultimate design wind speed of 163 mph for Risk Category II buildings inside the wind-borne debris region, so a replacement window or exterior door must be impact-rated or protected. Original roof, window and shutter specifications vary house to house and sit in each address’s Collier County permit history.
With a pool on 56 of 69 parcels and a spa on 42, the pool is part of most Jungle Plum East purchases. Ask for the pool equipment’s age, the screen enclosure’s permit and condition, and a pool inspection. A lot backing a preserve or lake needs a survey before you plan a new cage or an addition.
Five parcels carry a recorded dock or deck, which appears to track lake-backed lots, and the eastern lots face the preserve. Walk the lot after rain if you can, look at the grade between the house and the water, and read the lot’s flood record in the next section.
The county’s 2,176 to 2,746 square foot range and the MLS’s 1,815 to 2,254 are different measures of the same homes. Price a house against the same measure on the other houses, and read the builder’s plan or a measured drawing if the size decides your offer.
Jungle Plum East maps almost entirely as FEMA Zone X on panel 12021C0418J, effective February 8, 2024: on Collier County’s structure-level address points, 65 of the street’s 69 points map Zone X and 4 map shaded Zone X, none Zone AH. Four lots also hold 2012 letters of map amendment that FEMA lists as not incorporated.
Data updated: September 2026 (FEMA National Flood Hazard Layer and Collier County structure-level address points, read September 2026)
Neighborhood | Address points in Zone AH | Zone X | Shaded Zone X |
|---|---|---|---|
Jungle Plum East | 0 of 69 | 65 | 4 |
Jungle Plum West | 0 of 20 | 19 | 1 |
Periwinkle Villas | 0 of 54 | 53 | 1 |
Source: Collier County structure-level address points over FEMA’s National Flood Hazard Layer, as carried on our Forest Glen buyer page. This is a mapping exercise, not a flood determination; the lender’s determination or a surveyed elevation certificate decides a specific loan. Several Forest Glen condominium buildings map Zone AH; the single-family streets do not.
FEMA issued four letters of map amendment in 2012 and 2013 for Jungle Plum East lots, cases 12-04-6335A, 12-04-8399A, 12-04-8414A and 13-04-0558A, removing each from the special flood hazard area on the map then in effect, panel 12021C0418H of May 16, 2012. FEMA’s current layer lists all four as not incorporated into the 2024 map, and no revalidation was found. Lenders read the current map unless a revalidation letter or a new letter exists, so treat the 2012 letter as history, not coverage advice, and read the lot’s zone today.
Collier County holds one elevation certificate for a Jungle Plum Drive East home, surveyed February 22, 2013 against the pre-2024 map. It shows Zone AH under that older map with a base flood elevation of 10.7 feet NAVD88, a finished floor of 13.0 feet, an attached garage slab at 12.5 feet and a lowest adjacent grade of 12.4 feet. The only base flood elevation line FEMA draws across Forest Glen on the current map is 10.5 feet, and surveyed ground at the four 2012 letter lots ran 12.0 to 13.8 feet.
Collier County places Forest Glen in hurricane evacuation Zone D. The state’s regional storm-surge planning layer, which models the worst case for each storm category, includes the area inside its Category 3 surge zone, so Zone D is not “no surge risk under any storm.” The nearest official instruments recorded a 106-knot, about 122 mph, gust at the county EOC 2.5 miles south during Irma in 2017 and 11.46 inches of rain 1.7 miles north; the National Weather Service placed Ian’s 2022 surge south and west of US 41, about 5 miles away. No county, news or association record we reviewed describes storm flooding inside Forest Glen. During the April 2026 Newman Road Fire in the Picayune Strand area, Forest Glen was included in evacuation alerts that were then lifted, with no damage reported inside the community.
Insuring a Jungle Plum East home means a homeowners policy with wind on a 1999 to 2002 house, and a flood policy that is optional on a Zone X lot for a federally backed loan but required for every Citizens policy with wind by January 1, 2027. No premium is public for the street, so this page quotes none.
Data updated: September 2026 (OpenFEMA NFIP policy records; FEMA Community Rating System list effective 1 Apr 2026; Citizens Property Insurance, read September 2026)
Unlike a condominium buyer, a Jungle Plum East buyer insures the whole structure: roof, walls, windows, pool cage and contents. The roof’s age and covering, its deck attachment and roof-to-wall connections, and the opening protection are what the state’s wind mitigation form documents and what insurers credit. On a house built before 2002, the mitigation report and the roof permit move the premium more than anything else.
Citizens Property Insurance requires flood coverage on personal residential policies that include wind, on a phased schedule that reaches every such home regardless of zone or value by January 1, 2027. A Jungle Plum East owner on Citizens should budget for a flood policy at the first renewal after that date. A private carrier or a lender may set its own requirement.
No public dataset reports Jungle Plum East alone. Across all 5,463 NFIP policies in ZIP 34114 that took effect June 2025 to May 2026, the median annual cost was $1,528, and unincorporated Collier County’s Class 5 standing in FEMA’s Community Rating System takes 25 percent off eligible flood premiums. Under FEMA’s Risk Rating 2.0 the house’s own elevation, construction and rebuilding cost set the price, so get a quote on the specific house.
We obtained no Jungle Plum East insurance quotes, and a premium depends on the house’s roof, openings, coverage limits, deductible and carrier. Citizens cut its 2026 homeowners multiperil rates by an average of 8.8 percent; an average is not a promise for any one house.
Property taxes after you buy at Jungle Plum East follow your purchase price, not the seller’s bill. The 2026 preliminary median bill on the street is $4,251.34 on a median just value of $657,833. At an $835,000 price and the adopted 2025 millage of 10.5058, a buyer’s first bill would be about $8,772 a year before any exemption.
Data updated: September 2026 (Florida Department of Revenue 2025 Collier millage codes; Collier County 2026 preliminary roll; Collier Tax Collector 2025 bill)
Every Forest Glen parcel sits in Collier County millage code 39, levied at 10.5058 mills for 2025 across ten taxing authorities, about $1,051 per $100,000 of taxable value. The county’s 2026 preliminary roll computes estimated taxes at 10.4020 mills, reflecting preliminary 2026 rates set at the September hearings. Forest Glen is in unincorporated Collier County, so no city millage applies, and no CDD line appears.
Florida’s homestead exemption and the Save Our Homes cap follow the owner, not the house. On Jungle Plum East, 46 of the 69 homes, about 66.7 percent, carry a homestead exemption, the second-highest share in Forest Glen after Jungle Plum West; a long-held homestead bill can sit far below what the next owner will pay.
At the county’s $835,000 median sale price, with no exemption and taxable value equal to price, the adopted 2025 rate gives about $8,772 a year, against a $4,251.34 median bill today (our arithmetic, as carried on our Forest Glen buyer page). It is an illustration of the mechanism, not a quote; the county’s assessed value usually lands below the price paid, and the $261.91 county garbage charge rides on the same bill.
If the house will be your permanent Florida residence, file for homestead with the Collier County Property Appraiser after you buy; the exemption and the Save Our Homes cap start from the first year you qualify, under Florida Statutes 193.155. Portability can move some of an existing Florida homestead’s benefit, subject to statutory limits.
Collier County mails tax bills in November, and paying in November earns a 4 percent discount. Your closing prorates the current year against the seller’s bill, so the first full bill in your name arrives the November after you buy.
A Jungle Plum East mortgage is priced on the national market: Freddie Mac’s Primary Mortgage Market Survey put the 30-year fixed rate at 7.03 percent and the 15-year at 6.42 percent for the week of September 24, 2026. At 7.03 percent, principal and interest on 80 percent of the $835,000 county median comes to about $4,458 a month.
Data updated: September 2026 (Freddie Mac Primary Mortgage Market Survey, week of 24 Sep 2026; Collier County Property Appraiser sales file)
Price used | Loan at 80% | Monthly principal and interest at 7.03% |
|---|---|---|
$835,000, county median of five 2025 and 2026 sales | $668,000 | about $4,458 |
Our arithmetic, as carried on our Forest Glen buyer page, before taxes, insurance and association dues. Your rate depends on your credit, loan type and points, and the national average is an average, not an offer.
A house on this street is financed as a single-family home, so there is no condominium project questionnaire, budget review or reserve question for the lender to wait on, unlike a purchase in Forest Glen’s four condominium neighborhoods. Ask your lender early which program fits your loan size and how its appraiser will read a street with few MLS comparables.
A cash purchase skips the documentary stamp tax on a note and the intangible tax on a mortgage and can shorten the contract calendar, but it does not skip the estoppels, the disclosure summary or the flood and wind questions.
The rules that decide whether a Jungle Plum East home works for you are set in the street’s own recorded declaration and in the Forest Glen master declaration: leasing terms, pets, vehicles, architectural review and any exterior change. None is published on a public page, so the resale package is the only reliable answer for a specific house.
Data updated: September 2026 (Forest Glen Golf and Country Club rental boards and association filings, read September 2026)
A minimum lease term, the number of leases a year and any association approval or registration for a Jungle Plum East rental sit in the neighborhood’s recorded declaration, which was not located in any public source we reviewed. Any tenant obtains club privileges only through a membership transfer. The club’s Rentals Wanted board shows repeat seasonal renters seeking one- to three-month February and March stays, often golf-inclusive, and the MLS lease records we pulled for Forest Glen from September 2024 to September 2026 show no Jungle Plum East lease. Forest Glen is in unincorporated Collier County, so City of Naples rental ordinances do not apply.
Pet limits, breed or weight rules, and vehicle, boat and RV rules sit in the neighborhood declaration and the master declaration. Do not assume a single-family lot means no pet or vehicle restriction; request both documents in the resale package.
No public document describes Jungle Plum East’s architectural review process, timeline or exterior-change rules. A buyer planning a new pool cage, a roof in a different material, impact windows or a paint change should request the standards from the association’s manager before contract, not after.
No age restriction appears in any public record we reviewed for Jungle Plum East or for Forest Glen; confirm in the recorded declaration. This page describes the street by its homes, documents and amenities.
Lakes, fairways and about 352 acres of preserve bring alligators close; in July 2023 a man walking in the 3800 block of Forest Glen Boulevard was bitten by an alligator of nearly 7 feet. Keep distance from lake banks and keep pets leashed near water.
We find you the right Jungle Plum East home by fixing what you need in the house first, watching all 69 addresses and the county record for the next sale, reaching owners quietly when a pre-market conversation is possible, and touring with the pool, roof, lot and flood questions in hand.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County 2026 preliminary roll)
Jungle Plum East homes are close in age and range, so the decision is in the details: two bedrooms plus a den or three bedrooms, pool and spa or pool only, lake, preserve or interior lot, original or replaced roof and windows. We narrow the 69 houses to the handful that fit before one lists, so you recognize it the day it does.
The MLS recorded 14 Jungle Plum East closings in ten years and six in five, while the county recorded five sales in 2025 and 2026 alone. A saved search on Jungle Plum Drive East, a pre-approval in hand, and a line into the county record let you act in the first days, or before a house is listed at all.
Some Jungle Plum East owners sell without a long public listing: the last MLS closing logged no market time, and four of the five 2025 and 2026 county sales never appeared as MLS closings. When an owner in our network is considering a sale, we can introduce a qualified buyer before a public launch, always within the seller’s instructions.
On every Jungle Plum East tour we check the pool and spa equipment and the cage, the roof covering and age, the window and door protection, the air conditioning and water heater, what the lot backs to, and the lot’s flood record and any 2012 letter. The club also posts owner listings on its own site, which we watch alongside the MLS.
Set up a saved search with alerts for Jungle Plum East at Forest Glen through our site and it will notify you when a matching house lists. If you would rather we tune it by bedrooms, pool and lot, call Marc at (239) 287-5873, or start from how we represent buyers in Southwest Florida.
We negotiate a Jungle Plum East purchase on the record: the county’s five recorded sales and the street’s 14 MLS closings, the listing’s own price history, the house’s condition and insurance picture, both associations’ files, and a contract calendar that fits two estoppels and the disclosure summary. The street’s 99.00 percent median sold-to-list over 60 months means preparation, not a lowball, wins here.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)
We price your offer against the $760,000 to $990,000 county range and the MLS closings adjusted for size, pool, spa, lot and condition, and against the listing’s full history, including price changes. A house listed above the recorded range, or on the market well past the street’s median of a week or so, is where the room lives: in 2024 one home took 70 days, and a 2019 home closed at 93.1 percent of list after 23.
On houses 24 to 27 years old, the roof, windows, pool equipment, air conditioning and water heater show up in the inspection and in the insurance quote, and quotes obtained inside the inspection period turn condition into numbers. A special assessment in the minutes or a lot whose 2012 letter no longer carries is a legitimate item for the price conversation, raised in writing with the evidence attached.
With few MLS comparables, an appraiser may reach for the county sales, other Forest Glen neighborhoods or nearby golf communities. We give the appraiser the recorded Jungle Plum Drive East sales and the MLS history up front, and if the appraisal comes in below contract we decide with you whether to renegotiate, bridge or walk.
A Jungle Plum East contract runs on outside clocks: two estoppels, two sets of association documents, the disclosure summary, insurance quotes and the appraisal. We write the inspection period and closing date around them, diary every deadline, and make sure the documents arrive before your deposit goes hard.
A Jungle Plum East buyer pays ordinary Florida closing costs plus association items: prorated master dues and neighborhood fees, anything either estoppel says is due at closing, the owner’s title policy that Collier County custom assigns to the buyer, and on a financed purchase the documentary stamp tax on the note and the intangible tax on the mortgage.
Data updated: September 2026 (Florida Statutes 201.08, 199.133 and 627.782, current text; Florida DBPR estoppel fee schedule)
Florida sets the title insurance premium by state rule, at $5.75 per $1,000 of coverage up to $100,000 and $5.00 per $1,000 from $100,000 to $1,000,000, so what varies between title companies is the settlement services around it. In Collier County the buyer customarily selects the closing agent and pays the owner’s policy, though the contract controls.
Documentary stamp tax on the note runs at $0.35 per $100 under Section 201.08, and the nonrecurring intangible tax on a new mortgage at 2 mills under Section 199.133; neither applies to a cash purchase. The documentary stamp tax on the deed, $0.70 per $100, is customarily paid by the seller in Florida.
Item, on an $835,000 purchase with an 80 percent loan | Estimate |
|---|---|
Owner’s title policy, promulgated rate | about $4,250 |
Documentary stamp tax on a $668,000 note | about $2,338 |
Intangible tax on the mortgage | about $1,336 |
Two estoppel certificates, if the contract assigns them to you | up to $598 at the standard rate |
Any capital contribution or transfer charge | as each estoppel states |
Subtotal before lender fees, recording, inspections, prepaid items and prorations | about $8,522 |
Our arithmetic on the state rates and the DBPR cap; an illustration, not a quote.
Property taxes are paid in arrears, so the seller credits you for their share of the current year, calculated on their bill. Master dues and the neighborhood fee are prorated by the closing agent from each estoppel, and any special assessment the estoppel shows as due appears as its own line.
Budget for a general inspection, a wind mitigation inspection, a four-point inspection where a carrier asks for one, and a pool inspection. A survey is worth ordering on a lot backing the preserve, a lake or a fairway before you plan a cage or an addition.
Since the National Association of REALTORS practice changes took effect on August 17, 2024, a Jungle Plum East buyer touring with an MLS agent must first sign a written buyer agreement that states the agent’s compensation in an objectively ascertainable way, and offers of compensation no longer appear on the MLS. Compensation is negotiable and disclosed.
Data updated: September 2026 (National Association of REALTORS settlement pages, retrieved September 2026)
The agreement must be signed before the tour, in person or by live virtual tour. It must state the amount or rate of compensation, prohibit the agent from receiving more than that from any source, and state conspicuously that broker fees are not set by law and are fully negotiable. You need no agreement to talk to an agent, interview several or ask us to check a Jungle Plum Drive East lot’s flood letter; the line is the tour.
A seller can still cover a buyer’s broker or offer concessions, but that now happens in the transaction rather than in an MLS field, and your agreement caps what your agent may receive. You agree what your agent is paid first; whether a seller covers any of it is negotiated separately.
On this street, representation earns its keep before the listing and in the diligence: a market the MLS barely records, a house that may sell before it is shown, two estoppels, a disclosure summary, a lot-by-lot flood history and a tax reset. Read more about our team and our credentials before you decide.
A Jungle Plum East address is zoned for 2026 to 2027 to Lely Elementary, Manatee Middle and Lely High, graded A, A and B for 2026 by the Florida Department of Education. Physicians Regional’s Collier Boulevard hospital is about 3 miles away, and Interstate 75 Exit 101 is about a mile from the Forest Glen gate.

The district’s address lookup returns the same three schools for Jungle Plum Drive East and every other Forest Glen address. Forest Glen is zoned for Lely Elementary, not Manatee Elementary. Lely High earned 64 percent of possible points in both 2025 and 2026; under the 2026 high-school scale that is a B. Zones can change; confirm any address with the district.
Physicians Regional’s Collier Boulevard hospital at 8300 Collier Blvd is about 3 miles and 5 to 7 minutes south; the operator describes it as a 130-bed acute care facility with a 24-hour ER. NCH Baker Hospital downtown is about 8.8 miles and 17 minutes away. Greater Naples Fire Rescue Station 72 sits at 3820 Beck Blvd on Forest Glen’s northern edge.

Jungle Plum East at Forest Glen vs Jungle Plum West at Forest Glen is the choice every single-family buyer inside the gate faces, because they are the only two house streets in the community. East offers 69 homes, more listings and a live recorded market at an $835,000 median; West offers 18 larger estate homes that have not traded on the MLS since 2020.

The biggest difference is the record. Jungle Plum East’s six MLS closings in five years sold in a median 7.5 days at 99.00 percent of list, and the county adds five sales since April 2025. Jungle Plum West’s seven MLS closings, all from 2017 to 2020, took a median 229 days at 94.32 percent, and neither system shows a sale since. A West buyer is pricing from assessed values and old closings; an East buyer has a live, if thin, market.
Choose Jungle Plum East if you want a pool home of about 2,200 to 2,750 county square feet, a real chance of a listing in the next year, and a recorded price range to negotiate from. Choose Jungle Plum West if you need more room, up to 4,284 county square feet, want one of 18 houses on the smaller street, and can wait for an owner to sell. Our Jungle Plum West at Forest Glen neighborhood guide and our Jungle Plum West buyer guide set out its side in full.
Forest Glen’s only other fee-simple product is Periwinkle Villas, 54 twin villas on platted lots on Periwinkle Way, 1,534 to 1,879 square feet, which also answer to two associations and map Zone X. The MLS recorded seven Periwinkle closings in the 12 months to September 26, 2026 at a $550,000 median. A buyer who wants a house-style purchase at a lower price and shares a wall comfortably should tour it too.
Jungle Plum East is the right place to buy if you want a fee-simple pool home in a gated, homeowner-owned golf club with no condominium layer and no CDD, and you accept a thin public market, unpublished dues, houses from 1999 to 2002 and a lot-by-lot flood history that needs reading.

A personalized Jungle Plum East buyer consultation with McGreevy and Comisar is a working session, not a sales pitch. We will match your needs to the street’s 69 houses, read the five recorded sales and 14 MLS closings with you, list both estoppels and the disclosure summary, check the lot’s flood letter, estimate your tax reset, and tell you honestly whether East or West fits.
The consultation form sits near the top of this page. You can also call Jesse McGreevy direct at (239) 898-6072 or Marc Comisar at (239) 287-5873, or read how we represent buyers in Southwest Florida first. We have been Top 1% Real Estate Agents Nationally Since 2008.
Jesse McGreevy started in Southwest Florida real estate in October 2004, and the team launched in October 2008. He runs the data, marketing and systems side of the partnership, which is why this page is built on 14 Jungle Plum East MLS closings, the state’s recorded sales, the county roll, FEMA’s letters and the associations’ filings rather than a portal feed. Reach him at (239) 898-6072 or [email protected].
Marc Comisar runs the field side: in the houses, at the inspections and at the closing table. For a Jungle Plum East buyer that means the pool, the cage, the roof and the windows on a house from 1999 to 2002, the lot and what it backs to, and a calendar that lines up both estoppels with your closing. Reach him at (239) 287-5873.
A Jungle Plum East specialist matters because the facts that decide a purchase here, a market the MLS barely records, the East and West name trap, a pool on most lots, four lapsed 2012 flood letters, two unpublished budgets and a tax reset from a long-held homestead, live in records a general Naples search never surfaces.

The six MLS closings in 60 months took a median 7.5 days; the ten-year median across 14 was 5.0 days.

No. The street has no condominium, so there is no condominium fee, reserve study or milestone inspection.
No first-party document we found states one. Any such charge will appear on an estoppel certificate for the home.
Membership comes with the home; the club calls Forest Glen membership-inclusive, and the homeowners’ master association owns the course and clubhouse.
No common tract is titled to the Jungle Plum East association on the county roll. Residents use their own pools and the club’s.
No Community Development District covers Forest Glen, so no CDD line appears on the tax bill.
Two: the master association’s and the neighborhood association’s, each capped at $299 for a current account.
Yes. Florida Statutes 720.401 requires the disclosure summary before the contract is signed, and a buyer who does not receive it may void the contract within 3 days of receiving it or before closing.
On the February 8, 2024 map, 65 of 69 address points map Zone X and 4 shaded Zone X, none Zone AH. Confirm the lot with a lender determination.
Not automatically. FEMA lists all four as not incorporated into the 2024 map; lenders read the current map unless a revalidation or a new letter exists.
Not for a federally backed loan in Zone X, though a lender may ask; a Citizens policy with wind will require flood coverage for every home by January 1, 2027.
No county, news or association record we reviewed describes storm flooding inside Forest Glen from Irma, Ian or Milton.
Collier County Zone D; the state’s worst-case surge layer includes the area in its Category 3 surge zone.

Buyers who already own a home often ask how to sequence a sale and a Jungle Plum East purchase. These answers draw on the street’s record and Florida’s homestead rules; for a price on your current home, request a valuation or call Jesse direct at (239) 898-6072.
With listings this rare and the last MLS sale logging no market time, a buyer who does not depend on a sale usually gets the house. A bridge or a pre-approval that stands on its own is worth arranging first.
You can ask, but on a street whose 60-month median sold-to-list is 99.00 percent, few sellers will wait; expect a kick-out clause if one agrees.
Yes. The move drops a condominium layer and a third estoppel, and changes your flood zone, insurance and tax picture; compare both estoppel sets side by side.
Florida portability can move some or all of an existing homestead’s Save Our Homes benefit to a new homestead, subject to statutory limits; the Collier County Property Appraiser administers it.
