Owners of a condominium in The Enclave at Rapallo sell into a section of 90 residences on Piazza Del Lago Circle, all built in 2007, inside the gated community of Rapallo at Coconut Point in Estero, Florida. This is the seller's half of our The Enclave at Rapallo neighborhood guide, and it answers one owner's question: how to sell an Enclave flat for the most money, with the fewest surprises, on a timeline you control. The Rapallo at Coconut Point community guide covers all five condominium associations, the amenities, the schools and the storm record.
If you want a number first, our Enclave at Rapallo home valuation page prices a flat from the same closings that appear below, and if you are also buying your next home, our Enclave at Rapallo buyer's guide covers the purchase side. Selling somewhere else in the community? Our guides to selling a home in Rapallo at Coconut Point and selling a home in Rapallo One apply the same record-first method to those markets.
McGreevy and Comisar are the best realtor for selling in The Enclave at Rapallo because we price each flat against same-size closings, prepare the Chapter 718 condominium documents before a buyer asks, and negotiate every offer ourselves. We are the #1 team in Southwest Florida since 2012 and Top 1% of agents nationally since 2008.
Sellers comparing listing teams can read our guide to the best real estate agents in Estero and then ask each agent to price one specific Enclave flat from its own recent sales. We do that in the open below, with every closing listed by month, price, bedrooms and area, and with the limits of the record stated plainly.
Jesse McGreevy and Marc Comisar personally run the pricing conversation, the marketing build, the negotiation and the association paperwork on every listing we take. We lead Domain Realty Group, and our team has closed more than 4,000 transactions across Southwest Florida. Our office is in Bonita Springs, and Estero is a market we work every week.
Recent Enclave at Rapallo market record (last 12 months to September 29, 2026): In the last 12 months we tracked 12 resales in the Southwest Florida MLS (Matrix, pulled September 29, 2026) for The Enclave at Rapallo and its merged neighbor Rapallo Three, at a median of $397,500 (n = 12, the mean of the middle pair $395,000 and $400,000), a range of $330,000 to $725,000, $5,243,000 in total volume, a median of 21 days on market and a median sold-to-list ratio of 95.6%. The MLS does not separate the two neighborhoods, so we assigned each closing to this pair by matching it to a Lee County recorded sale of one of their parcels at the same price within 45 days.
Domain Realty, our brokerage, closed 615 transaction sides in Estero in the 60 months to October 5, 2026, $352.2 million in volume counted by side, per the Southwest Florida MLS pulled that day. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings. What we do bring is a closing-by-closing read of the neighborhood's record: all 49 MLS closings assigned to the pair since October 2021, the county's recorded sales going back to 2016, the state's condominium register and the association's corporate filings.
For Enclave at Rapallo sellers: professional photography, cinematic video, drone where allowed, a qualified-buyer database and a documents file that answers the fee, association and flood questions before they are asked. Discretion is available when a sale needs to stay quiet.
Honors and recognition:
Those are career honors across Southwest Florida. What we claim about The Enclave at Rapallo is narrower and checkable: we have read the neighborhood's public record, and we bring it to your kitchen table.

Enclave at Rapallo sellers who read nothing else on this page should know these ten facts, each sourced in the sections below. They decide your price, your paperwork and your timeline more than any listing photo will, and every one is specific to this single street of 2007 condominium buildings.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026)
Selling in The Enclave at Rapallo differs from selling elsewhere in Estero because the neighborhood is one street, one vintage and one Chapter 718 association layered under a master club, and because the MLS cannot separate it from Rapallo Three. Those four facts shape your comparable, your paperwork and your buyer's monthly cost.
The county roll shows 90 residential parcels in The Enclave at Rapallo, all on Piazza Del Lago Circle, all coded condominium use and all built in 2007. The legal descriptions name nine buildings with ten residences each. Because every flat shares a street and a year of construction, the best comparable for your home is another Enclave flat of your size, and the record for one is usually a same-size record. Our Enclave at Rapallo neighborhood guide sets out the roll's sizes and bedroom counts.
The roll's unit numbering shows a 100 series and a 200 series in each building and no 300 series, which points to two levels of living space. That matters to a seller because Florida's milestone inspection and structural integrity reserve study rules start at buildings of three or more habitable stories. We treat the Enclave as a two-story product until the recorded plans say otherwise, and your buyer's lender or insurer may ask the association the same question.
The MLS carries one subdivision string, RAPALLO, for all five associations. We separate the Enclave from its neighbors with the county roll, and we merge Rapallo Three into this guide because the two cannot be separated in the MLS. Rapallo Three has 117 parcels and includes a phase of 1,839 to 2,284 heated square feet that has no counterpart in the Enclave, so a sale from that phase is not your comparable.
The Enclave association bills quarterly, and the fee we saw includes a pass-through to The Club at Rapallo, with its pools, five lighted tennis courts and fitness center and no separate membership or golf. Buyers weigh that fee against your price, so we present it as a documented line and not a surprise.
The MLS field on Rapallo listings we saw reads "55+/Senior Community: No," and we found no age-restriction declaration in the public record. A seller does not screen for age, and a listing should describe the home, never the buyer.

For a flat priced to the recent closings, the market is workable: The Enclave at Rapallo and merged Rapallo Three closed 12 times in the 12 months to September 29, 2026 at a $397,500 median and 21 median days on market, the first window with 10 or more closings. The 24-month median is the same $397,500 on 20.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026)
MLS figures use MLS living area, and medians use the mean of the middle pair when n is even. The window is named beside every figure, because a median of a small pool describes those sales and forecasts nothing.
| Window | MLS closings | Median sold | Median $ per MLS sq ft | Median days on market | Median sold-to-list |
|---|---|---|---|---|---|
| 12 months, first window with 10+ | 12 | $397,500 (mean of $395,000 and $400,000) | $243.49 | 21 | 95.6% |
| 24 months | 20 | $397,500 (mean of $395,000 and $400,000) | $242.99 | 36.5 | 96.1% |
| 36 months | 29 | $430,000 | $256.93 | 21 | 96.8% |
| 60 months | 49 | $440,000 | $260.80 | 11 | 97.5% |
Read the 12-month and 24-month rows as today and the 36-month and 60-month rows as history, because the older sales in the longer windows closed at the 2023 and 2024 peak.
The MLS carries one subdivision string for the whole community, so we assigned each of the 142 MLS closings in the pull to a neighborhood by matching it to a Lee County qualified sale of one of that neighborhood's parcels at the same price, recorded within 45 days. Of the 142, 49 matched a parcel in The Enclave at Rapallo or Rapallo Three, one closed after the county file ends on July 29, 2026 and cannot be placed, and 92 matched no parcel here. We quote no active listings for the pair, because an active listing carries no recorded sale to match.
Each row is one 12-month period ending September 29, so the rows add to the 49 closings.
| Twelve months ending Sept. 29 | MLS closings | Median sold | Median days on market | Median sold-to-list |
|---|---|---|---|---|
| 2022 (from Oct. 6, 2021) | 14 | $418,500 (mean of $412,000 and $425,000) | 3 | 100.0% |
| 2023 | 6 (small sample) | $519,694 (mean of $518,888 and $520,500) | 29 | 98.0% |
| 2024 | 9 (small sample) | $515,000 | 12 | 97.2% |
| 2025 | 8 (small sample) | $402,500 (mean of $385,000 and $420,000) | 80 | 97.1% |
| 2026 | 12 | $397,500 (mean of $395,000 and $400,000) | 21 | 95.6% |
The pattern is a peak in the periods ending September 2023 and 2024, when the median sat above $500,000 and the median days on market were 12 to 29, then a step down to about $400,000 in the periods ending 2025 and 2026, when the median flat waited 80 and then 21 days and sold at 97.1 and then 95.6 percent of list.
Ten of the 12 closings in the last 12 months sold below the final list price, two sold at it and none sold above. Days on market ran from 1 to 315 with a mean of 68.8 and a median of 21. Five closed in 11 days or fewer, four took 21 to 57 days, and three took more than 90 days (91, 228 and 315). A seller who prices to the same-size closings sits in the first group, and a seller who asks well above them joins the third.
A median is a description of a pool, and this pool is 12 sales. The 24-month median matching the 12-month median at $397,500 says the band has been stable for two years, and the slide in sold-to-list from 97.1 to 95.6 percent says buyers are negotiating harder than they did in the year before. We would set a list price inside the same-size closings and be ready for a buyer to ask for the roughly 4 percent the median flat gave back.
Twelve Enclave at Rapallo and Rapallo Three condos closed in the last 12 months, from $330,000 to $725,000, and the county has recorded qualified sales of the Enclave alone every year since 2016. This section lists each recent closing and the county's yearly medians so you can find the flat that looks like yours.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026)
Twelve closings are enough for a median, but a group this small is read sale by sale. Each is listed by month, price, bedrooms and area only.
| Closed | Beds and baths | MLS living area | List price | Sold price | Sold-to-list | Days on market |
|---|---|---|---|---|---|---|
| Jun 2026 | 2 plus den and 2 | 1,836 | $424,888 | $400,000 | 94.1% | 8 |

| Jan 2026 | 3 and 2 | 1,606 | $415,000 | $415,000 | 100.0% | 52 |
| Dec 2025 | 2 plus den and 2 | 1,836 | $410,000 | $390,000 | 95.1% | 10 |
| Dec 2025 | 2 plus den and 2 | 1,238 | $345,000 | $330,000 | 95.7% | 315 |
| Nov 2025 | 3 and 2 | 1,612 | $400,000 | $390,000 | 97.5% | 11 |
| Nov 2025 | 3 and 2 | 2,584 | $765,000 | $725,000 | 94.8% | 21 |
| Oct 2025 | 3 and 2 | 1,836 | $499,900 | $465,000 | 93.0% | 21 |
| Oct 2025 | 3 and 2 | 1,606 | $389,000 | $378,000 | 97.2% | 57 |
Two of the twelve are most likely not Enclave flats: the 2,492 and 2,584 square foot MLS figures are far above the largest Enclave MLS figure of 1,836 and the Enclave's largest heated area of 1,721, so they probably sit on the Rapallo Three side of this pair, whose roll goes up to 2,284 heated square feet. MLS living area and county heated area are different measures, so they need not match. We cannot place the other ten individually, and we say so instead of guessing. Set those two aside and the ten smaller sales ran from $330,000 to $465,000 with a $392,500 median (our arithmetic on the list above).
The county's qualified recorded sales split cleanly by legal name, so this table is The Enclave at Rapallo alone. County figures are recorded deed prices flagged as qualified arm's-length sales above $100,000, and they are never compared with MLS square-foot figures.
| Year | Qualified county sales | Median price |
|---|---|---|
| 2026 (to July 29) | 3 (small sample) | $395,000 |
| 2025 | 9 (small sample) | $385,000 |
| 2024 | 2 (small sample) | $476,000 (mean of $437,000 and $515,000) |
| 2023 | 2 (small sample) | $487,500 (mean of $475,000 and $500,000) |
| 2022 | 7 (small sample) | $490,000 |
| 2021 | 17 | $340,000 |
| 2020 | 6 (small sample) | $290,000 (mean of $280,000 and $300,000) |
| 2019 | 8 (small sample) | $262,500 (mean of $255,000 and $270,000) |
| 2018 | 10 | $297,500 (mean of $290,000 and $305,000) |
| 2017 | 5 (small sample) | $315,000 |
| 2016 | 4 (small sample) | $302,000 (mean of $300,000 and $304,000) |
Since September 29, 2025 the county file shows 6 Enclave sales at a median of $392,500 (small sample, the mean of $390,000 and $395,000) and 5 Rapallo Three sales at $465,000 (small sample). Together that is the 11 sales at $400,000 the merged pair carries. The county's own count of qualified sales in the 60 months to July 29, 2026 is 27 for the Enclave and 26 for Rapallo Three, or 53 against our 49 MLS closings, which is the size of the gap between the two methods.
Few Enclave flats come up for sale in a year, and the next owner who lists should call us first. With 12 closings in the last 12 months at a $397,500 median and a quarterly fee of about $2,657, the seller who prices to the same-size closings and has the association file ready is the one who closes. The Enclave's county median rose from $340,000 in 2021 to $490,000 in 2022, a 44 percent rise, and fell from $490,000 to $385,000 in 2025, a 21 percent fall. Small counts move medians, so we describe the direction and not a precise rate. Your purchase price matters much less than the last 12 months of same-size closings.
The sales that matter most to your Enclave at Rapallo price are same-size flats that closed on Piazza Del Lago Circle in the last 12 to 24 months, adjusted for condition. Size sorts price only loosely here, so we read living area, bedroom label and timing together and never one alone.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026)
The MLS shows recurring living-area figures, and the ones with enough closings to read over 60 months are these.
| MLS living area | MLS closings, 60 months | Median sold |
|---|---|---|
| 1,612 sq ft | 8 (small sample) | $392,500 (mean of $390,000 and $395,000) |
| 1,706 sq ft | 5 (small sample) | $450,000 |
| 1,732 sq ft | 9 (small sample) | $488,888 |
| 1,836 sq ft | 10 | $422,500 (mean of $405,000 and $440,000) |
The 1,836 square foot flats sold for less than the 1,732 square foot flats, the opposite of what size alone predicts. We read that as timing, since four of the ten 1,836 sales closed in 2025 and 2026 against two of the nine 1,732 sales, and as condition, which the MLS does not record.
The MLS splits the same 1,600 to 1,850 square foot flats into "three bedroom" and "two bedroom plus den" listings, while the county roll counts a den as a third bedroom on 85 of the 90 Enclave parcels. Over 60 months the 30 three-bedroom closings had a median of $455,000 (the mean of $450,000 and $460,000) and the 18 two-plus-den closings a median of $400,000 (both middle sales at $400,000). Over 24 months the 13 three-bedroom flats had a median of $420,000 and the 6 two-plus-den flats $382,000 (small sample, the mean of $374,000 and $390,000). Part of the gap is size, because the larger flats also carry the three-bedroom label, so price the flat, not the label.
A Via Lungomare Circle sale of 2,000 square feet or more is not an Enclave comparable, and a list price that borrows one will overshoot. The nearest cross-check for a 1,500 to 1,660 square foot flat is a Via Rapallo Drive flat of the same heated area in Rapallo Three, and for everything else the comparable is on your own street. Our home valuation page for The Enclave at Rapallo shows how we build that set.
This pair is public record, not ours, and it is the most recent Enclave-side closing in the MLS record. Two flats closed on the same day in June 2026. One was a two-plus-den flat of 1,836 square feet that closed at $400,000 after 8 days on market against a final list of $424,888, or 94.1 percent. The other was a two-plus-den flat of 1,612 square feet that closed at $395,000 in 1 day, at its list price. The larger flat sold for only $5,000 more, and it gave back about 6 percent of its ask while the smaller flat gave back none. Both closed inside 10 days, which shows the current band: flats of this size are closing between about $390,000 and $400,000 when priced to it.

Your buyer will compare The Enclave at Rapallo with Rapallo One, its nearest neighbor on price: an Enclave median of $397,500 on 12 closings in 12 months against $390,000 on 24 for Rapallo One. The two trade within a few percent of each other, and Rapallo One turns over faster.

Turnover and speed. Over the last 12 months the Enclave pair closed 12 times on 207 parcels, about 5.8 closings per 100 units, while Rapallo One and Four closed 24 times on 254, about 9.4 per 100 (our arithmetic). Rapallo One gives a buyer more sales to compare, but the Enclave pair's median days on market were shorter, 21 against 40.5, and its median sold-to-list was lower, 95.6% against 96.9%.
A single street of nine 2007 buildings is easy to explain, a same-vintage comparable is easy to find, and the county's unit numbering points to two levels, which spares a seller the three-story milestone and reserve-study questions. The Enclave's 12-month median is $7,500, or 1.9 percent, above Rapallo One's, and its 60-month median is $21,000, or 5.0 percent, above.
Rapallo One is the community's largest neighborhood with the deepest sales record and more choice of building type, and its fee we saw is about $76 to $114 a quarter lower than the Enclave's $2,657.00. A buyer who wants the lowest carrying cost may tour both, and we would rather you hear that from us before the first showing. The Rapallo at Coconut Point community guide sets both beside the community's other associations. Our Rapallo One neighborhood guide sets out that side of the comparison.
Buyers ask why the fee is higher, whether the buildings are two or three stories, what the roof date is and how much of the price is size. Have those answers in writing before you list, because a buyer who is comparing two neighborhoods on one Saturday morning will not wait for them.
We price an Enclave at Rapallo condo in five steps: identify your flat's size and building, build the comparable set from closings, adjust for what the buyer sees, test the result against the live competition, and set the list price with a review date. Every step starts from closed sales, never from asking prices.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026)
We confirm the heated area the county roll shows, the MLS living area used on the last listing, the bedroom count, the building and the floor. The roll shows four heated areas in the Enclave (1,500, 1,612, 1,660 and 1,721 square feet), while the MLS shows plan-style figures such as 1,606, 1,612, 1,706, 1,732 and 1,836. The two are different measures, so we never compare them, and we ask the association for a plan sheet because we do not name floor plans we have not seen.
We start with same-size Enclave closings from the last 12 to 24 months, add Via Rapallo Drive flats of the same heated area in Rapallo Three, and drop any sale from the larger Via Lungomare Circle phase. Over 60 months the sizes that recur are 1,612 square feet (8 sales), 1,732 (9), 1,836 (10), 1,706 (5) and 1,606 (4), so a comparable in the Enclave is usually a same-size sale.
The MLS does not record condition, so we adjust from the property: kitchens and baths, flooring, windows and doors, the air-conditioning system, the lanai, the view, and the floor. Buyers of 2007 flats often expect updated kitchens and baths, and a documented upgrade list is worth more than a general claim.
Because the MLS cannot place an active listing by neighborhood, we search Piazza Del Lago Circle by street on the day we price and read any competing listing's history. A flat that has sat 315 days at a price near yours is telling you where the buyers are.
We set the list price and put a review date on the calendar. Five of the 12 last-year closings took 11 days or fewer and three took more than 90, so the first two weeks tell us whether the price is right. If the phone is quiet by then, we reprice to the same-size closings and refresh the marketing.
We market an Enclave at Rapallo condo with professional photography, cinematic video, drone imagery where allowed, a qualified-buyer database and a listing that names the street and the building, so a buyer searching Coconut Point can find it. The listing also carries the documents that answer a buyer's first questions.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026)
We photograph the lanai, the view and the interior in the light that suits the flat, and we add video for buyers who are shopping from another state. Drone imagery helps show the lakes, the walking paths and the distance to Coconut Point, and we use it where the gate and the association allow it.
Because the MLS shares one string across Rapallo, we tag the listing with its street and building so a buyer can tell an Enclave flat from a Via Lungomare Circle flat. That single step protects your comparable, because a buyer who sees the right street prices the right product.
Our qualified-buyer database reaches seasonal and full-time buyers, and the record shows when they are active. The 12 closings in the last 12 months ran from October to June, with none from July to September, so a listing that is ready by October meets the months when the record shows sales. Over the 49 assigned closings since October 2021, October, November and January each carried six.
When a sale needs to stay quiet, we can talk to our own buyers and to agents we trust before a public listing, and the trade-off is fewer eyes and usually a lower price. We say that plainly, because privacy has a cost, and the record above shows what an open, well-priced listing has achieved.
We negotiate an Enclave at Rapallo contract by reading every offer as a package of price, financing, inspection period, closing date and association paperwork, and by answering it ourselves. With buyers giving back about 4 percent of the ask on the median flat, the terms matter as much as the headline number.
A cash offer at a lower price can beat a financed offer at a higher one if the financed buyer's condominium approval is uncertain. We compare net proceeds, the days to close and the risk of a lender rejecting the project, and we advise you on each.
A buyer using a mortgage needs a lender that accepts the condominium project, and lenders publish their own project eligibility rules; Fannie Mae's Selling Guide, for example, lists categories of ineligible condominium projects. A strong file of the budget, reserve schedule and insurance summary helps a lender say yes quickly, and we ask the association for that file at listing.
An appraisal reads the same closings we do. If a contract price sits above the comparable sales, we discuss a price adjustment, a gap-sharing term or the buyer's cash, before the appraisal comes back. In a neighborhood where two same-day sales closed $5,000 apart, appraisers will not stretch.
Inspection requests on a 2007 building usually concern the air conditioner, water heater, windows and roof-adjacent items. We advise you on what to fix, what to credit and what to decline. Concessions on the MLS remain allowed after the NAR settlement, and buyer-agent compensation is negotiated and cannot be advertised on the MLS, which we explain in the cost section below.

At the 12-month median of $397,500, the seller's customary Lee County costs we can compute for an Enclave at Rapallo sale are about $2,782.50 in deed documentary stamps, about $2,062.50 for the owner's title policy and up to $299 for the estoppel, or about $5,144 before commission, payoffs and prorations. The contract controls who pays each.
Data updated: September 2026 (prices from the Southwest Florida MLS Matrix, pulled September 29, 2026; rates from Florida statute and rule)
Florida's deed documentary stamp tax is $0.70 per $100 of consideration, rounded up per $100 under section 201.02, and in Lee County the seller customarily pays it. At $397,500 that is 3,975 units and $2,782.50. At the 60-month median of $440,000 it is $3,080, and at the $330,000 low of the last 12 months it is $2,310. The contract controls.
Florida sets the owner's policy premium by rule: $5.75 per $1,000 up to $100,000 and $5.00 per $1,000 from $100,000 to $1,000,000. At $397,500 that is $575 plus $1,487.50, or about $2,062.50, an estimate because rounding and reissue credits vary. In Lee County the seller customarily selects the closing agent and pays for the owner's policy. In Collier County the buyer customarily pays it, which is why a buyer relocating from Naples should not assume the same split. Nothing in the statutes dictates either custom, and the contract controls.
Section 718.116 requires the association to issue an estoppel certificate within 10 business days of a written request and caps the fee. The statute's text sets $250 for a current account, $100 more for delivery within 3 business days and $150 more for a delinquent account, and the Division's CPI adjustment under the 2024 estoppel law raises those to $299, $119 and $179. We plan on up to $299, and we confirm the current figure with the association. The seller customarily pays for it, and the certificate states current dues, any special assessment and any amount owed on the unit.
These are illustrations, not quotes. Commission is negotiable, the rates below are examples from our shared cost research, and the closing-service lines are estimates that vary by title company.
| Line at $397,500 | With a buyer-agent offer | Without a buyer-agent offer |
|---|---|---|
| Listing commission (example 2.5%) | $9,937.50 | $9,937.50 |
| Buyer-agent compensation (example 2.5%, optional) | $9,937.50 | none |
| Deed documentary stamps | $2,782.50 | $2,782.50 |
| Owner's title policy (Lee, seller pays) | $2,062.50 | $2,062.50 |
| Title search and settlement fee (estimate) | $1,200.00 | $1,200.00 |
| Municipal lien search (estimate) | $175.00 | $175.00 |
| Estoppel certificate (current account) | $299.00 | $299.00 |
| Estimated seller costs | $26,394.00 (6.6%) | $16,456.50 (4.1%) |
| Estimated net before payoff and prorations | $371,106.00 | $381,043.50 |
Your mortgage payoff, the property-tax proration (Florida taxes are billed in arrears, so the seller credits the buyer for the days owned), the prorated quarterly association fee and any repair credit are not in the table. Nor is any transfer or capital charge the Enclave association or The Club at Rapallo levies on a seller, because we do not have those figures and none is public. A Rapallo Three listing put a $100 transfer fee and a $100 application fee on the buyer; the Enclave's own charges are for the association to confirm in writing.
Commissions are negotiable and no rate is set by law. Since the NAR settlement took effect on August 17, 2024, offers of buyer-broker compensation cannot be advertised on the MLS, a buyer's agent must have a written agreement with the buyer before touring, and a seller may still choose to offer compensation off the MLS or offer buyer concessions on it. We will put both numbers on your net sheet so you can decide with the full picture.

An Enclave at Rapallo seller must deliver the section 718.503 condominium documents at the seller's expense, complete the property tax and flood disclosures, and disclose known material defects. The Enclave is a Chapter 718 condominium, so the section 720.401 homeowners' association summary does not apply. This is information, not legal advice, and your closing agent or attorney confirms it.
Section 720.401(2) says that section does not apply to an association regulated under chapter 718, and all five Rapallo associations, the Enclave among them, are condominiums. We never tell a condominium seller to hand over a section 720.401 summary. The Club at Rapallo is a separate master corporation with its own governing documents, and we ask its office which resale documents it issues, because we have not read them.
Under section 718.503(2) the buyer is entitled, at the seller's expense, to the declaration of condominium, the articles of incorporation, the bylaws and rules, the annual financial statement and budget, any milestone inspection summary that applies, the association's most recent structural integrity reserve study or a statement that it has not completed one, the turnover inspection report where it applies and the state's Frequently Asked Questions and Answers document. The buyer also receives the Division's governance form.
A resale contract must carry a conspicuous clause under section 718.503(2)(d): either the buyer acknowledges receiving the documents more than 7 days before signing, or the contract is voidable by written notice within 7 days, excluding Saturdays, Sundays and legal holidays, after execution and receipt of the documents. The right cannot be waived and ends at closing. Ordering the documents at listing means your buyer's clock starts and finishes early.
Section 553.899 and section 718.112 apply to condominium buildings of three or more habitable stories. The Enclave's unit numbering shows two levels, so those rules probably do not apply, but the recorded plans and the association decide. Even where the three-story test is not met, section 718.112 requires the association to budget for reserves unless owners have properly waived or reduced them, and your buyer will read the reserve schedule.
Section 689.261 requires a property tax disclosure summary warning that a sale can trigger reassessment, and section 689.302 requires the seller to complete a flood disclosure at or before contract, stating whether you know of flood damage, filed a flood claim or received flood assistance. Answer the flood form from your own knowledge of your unit, not from a map.
Under Johnson v. Davis, a Florida seller must disclose known facts materially affecting value that a buyer cannot readily observe, and an "as is" clause does not remove that duty. The estoppel states any special assessment levied or pending against your unit. The one MLS disclosure we saw for a Rapallo Three flat in April 2026 showed none, but that is one seller's field for one flat, not a clearance for the Enclave.
We have not read the Enclave's recorded declaration, Instrument 2007-88445, page by page, and we do not paraphrase its clauses. Whether the association requires board approval of a sale, what its application step looks like and what its transfer fee is are questions for the declaration, the rules and the manager, and we ask them before you list.
At a point we geocoded to the Piazza Del Lago Circle address range in The Enclave at Rapallo, the FEMA flood map shows Zone X, minimal flood hazard, on the panel effective November 17, 2022. That is a reading for one point, not a survey, so a seller should print the zone for the specific building.
FEMA's National Flood Hazard Layer returns Zone X with the special flood hazard area flag false at our test point, on panel 12071C0591H. Within about a quarter mile the layer also returned AE and AH polygons, and the nearest vertex of one is about 54 meters, roughly 180 feet, from the test point. Those polygons are most likely the community's lakes and drainage features, and a buyer will ask about your building, not our point.
The Village of Estero publishes an index titled "Areas Removed From Flood Zones," effective November 17, 2022, that lists Piazza Del Lago Circle, Via Rapallo Drive and Via Lungomare. It shows that the 2022 map revision moved parts of these streets out of a flood zone, but it does not say which parcels. Put the map reading in your listing file with the panel number and the date.
Hurricane Ian made landfall in September 2022 as a Category 4 storm near Cayo Costa, and the Village Manager told Council on October 19, 2022 that 90 percent of Estero's damage was on West Broadway, well away from Rapallo. We found no public report of Enclave flooding. Hurricane Milton made landfall near Siesta Key in October 2024 as a Category 3, north of Lee County. Buyers still ask, so answer with the record and not with reassurance.
A federally backed mortgage requires flood insurance only in a special flood hazard area, and Zone X is outside it, though any lender or insurer may require or recommend it. The association's master policy covers the structure and each owner carries an HO-6 policy for interior, contents and loss assessment under sections 718.111 and 627.714. Ask the association for the master policy summary, the hurricane deductible and the roof date, and consider a current uniform mitigation verification form, which costs little and helps a buyer's quote.
The rules that affect an Enclave at Rapallo sale are leasing, pets, exterior changes and approval of the sale itself, and all four are set by the recorded declaration and the association's rules, which we have not read. We ask the manager for each in writing before you list, because a buyer will ask on the first tour.
Our Rapallo research reports a limit of three leases a year per unit and minimum lease terms of 30 to 90 days depending on the association, with true short-term rentals not permitted. Those findings come from listing language and rental postings, not from the Enclave's declaration, so we treat them as a starting point. If a tenant occupies your flat, the buyer takes the lease, so confirm the term, any association application and the tenant's status with the manager.
We found no published pet rule for the Enclave or the master Club. The Rapallo hub reports listings allowing two pets for owners and stricter terms for renters, but a buyer with a pet needs the rule in writing. Assistance animals for a person with a disability are governed by federal fair housing rules regardless of an association's pet policy.
Lanai enclosures, shutters and satellite dishes ordinarily need association approval before work begins, and the master Club may add its own review. If you have made such a change, gather the approval so a buyer does not have to ask.
Whether the Enclave association requires board approval of a sale is a question for its declaration and rules. One Rapallo Three listing disclosed a $100 application fee, which suggests an application step exists in that association. Ask the Enclave's manager for the current sale and lease procedure.
An Enclave at Rapallo condo has taken a median of 21 days to sell in the last 12 months and 36.5 days over 24 months, but the range runs from 1 to 315 days. Price against the same-size closings decides which end of that range you meet.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026)
In the 12 months to September 29, 2026 the merged Enclave and Rapallo Three pool closed 12 times with days on market of 1, 8, 10, 10, 11, 21, 21, 52, 57, 91, 228 and 315. The mean was 68.8 and the median 21, and the gap between them is the three slow sales. Over 60 months the median was 11 days on 49 closings, which reflects the fast 2021 and 2022 market.
The three flats that took more than 90 days were a 2,492 square foot three-bedroom that listed at $575,000 and closed at $530,000 after 91 days, a 1,732 square foot three-bedroom that listed at $369,000 and closed at $365,000 after 228 days, and a 1,238 square foot two-plus-den that listed at $345,000 and closed at $330,000 after 315 days. The last two closed within about 1 to 4 percent of list after long waits, which suggests they were reduced along the way. We describe the flats, not the owners, and we cannot see price histories in the closed record.
Across the 49 closings assigned to the pair since October 2021, the months carried this many: January 6, February 3, March 5, April 4, May 4, June 4, July 4, August 1, September 2, October 6, November 6 and December 4 (our arithmetic). August and September were the quietest months, and the last 12 months had no closings from July to September. A listing that is photographed and priced in September meets the first buyers of the season.
The contract sets the dates. Build in the buyer's 7-day cancellation window under section 718.503, the association's estoppel turnaround of up to 10 business days, any lender review of the condominium, the inspection period and the buyer's insurance quote. Ordering the association documents at listing takes the longest items off the critical path.
If your flat has been listed for 60 or 90 days, read the recent closings: three of the last 12 took more than 90 days, so a slow start is not unusual here. Reprice to the same-size closings, refresh the photographs, and read the showing feedback before you change the price. Call Jesse at (239) 898-6072 and we will look at the listing history with you.
Prepare an Enclave at Rapallo condo by finishing the visible updates buyers of a 2007 flat expect, documenting the roof and air-conditioning dates, and assembling the association file before the first showing. Preparation moves a flat toward the fast group in the record without changing its size or its fee.
The buildings are about 19 years old in 2026, so buyers look at kitchens, baths, flooring, paint and the age of the air conditioner. We rank the updates by what the same-size closings support, and we tell you when a project will not return its cost. A documented upgrade list, with dates and permits where they apply, is worth more than a general claim.
Year built is the county's only condition proxy, and it is blunt: every Enclave parcel reads 2007. Permit history sits with the Village of Estero and recorded instruments sit with the Lee County Clerk. Gather your permits for the air conditioner, water heater, windows and doors, and ask the association for the roof replacement date for your building, because roof age is building-specific and buyers and insurers ask for it.
Before the first showing, we recommend having the declaration, articles, bylaws, rules, current budget and reserve schedule, the last financial statement, the master policy summary, the fee history and the estoppel ordered. The 12-month record shows sales closing in a day or two at list price and others waiting months, and the seller with the paperwork ready is the one who closes.
The county roll does not record views, so the water or lake exposure of your flat depends on your building, and we photograph it in the light that shows it best. A clean, staged lanai often does more for a showing than a new appliance.
A furnished sale can suit a buyer arriving for the season, and an unfurnished sale keeps the price clean for the appraiser. We handle it as a separate line on the contract so the price of the flat is not confused with the price of the furniture.
Your Enclave at Rapallo listing should describe the flat, the street, the building and the fee bundle precisely, and never describe or screen the buyer. It should say what The Club at Rapallo includes and what it does not, give the heated area and the MLS living area honestly, and name the documents available.
Fair housing law protects buyers from steering, so we describe the home, never who should live there. The Enclave is not a 55-plus community, and the listing should not imply an age profile in either direction. We describe two baths, the bedroom count and the den, the lanai, the finishes and the location.
The fee we saw includes a pass-through to The Club at Rapallo, whose pools, five lighted tennis courts and fitness center come with the residence, with no equity buy-in reported. There is no golf course, and electricity, property tax and your own HO-6 policy are not in the fee. Stating it precisely protects you from a dispute at the inspection period.
The county heated area and the MLS living area are different measures, and a 1,836 square foot MLS figure beside a 1,721 square foot roll maximum is a known mismatch between two records, not a contradiction. We state the figure the association or the county supports and explain the difference, so a buyer's agent does not find it first.
Piazza Del Lago Circle sits inside the gated community, and the drive times we collected from the main gate run 1 to 3 minutes to Coconut Point shopping and dining, under 3 minutes to the Lee Health Coconut Point emergency department, 5 to 8 minutes to I-75, 15 to 20 minutes to Bonita Beach and 15 to 20 minutes to Southwest Florida International Airport. Those are approximate mid-day times, and we say so.
The most recent Enclave-side closings in the MLS record teach three things: priced flats sell in days, overpriced flats wait months, and a larger flat does not automatically earn a size premium. These are public-record sales, and we describe them only by month, size and price.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026)
In June 2026 a 1,612 square foot two-plus-den flat closed at its $395,000 list price in 1 day, and in June 2026 a 1,706 square foot three-bedroom closed at $460,000 against a final list of $481,500 in 10 days. Both closed at or within about 5 percent of list, and the record cannot show condition or presentation, which are the other levers a seller controls.
The 1,238 square foot flat that listed at $345,000 waited 315 days and closed at $330,000, and the 1,732 square foot flat that listed at $369,000 waited 228 days and closed at $365,000. Both closed within 5 percent of list, so a long wait did not always mean a deep cut, but it cost months of carrying costs, including a quarterly fee of about $2,657.
Choose the price from the same-size closings, have the documents ready, and review the price at two weeks. The seller who prices well earns the buyer's best offer in the first two weeks, and the seller who prices high pays the fee, tax and insurance while the flat waits.

For a flat priced to the recent closings, yes, it is workable: the last 12 months closed at a median of 21 days, against 80 for the 12 months before, though the median sold-to-list slipped from 97.1 to 95.6 percent.
Against the Enclave's own recent same-size sales. Two 2-plus-den flats of 1,836 and 1,612 square feet closed at $400,000 and $395,000 on the same day in June 2026.
That depends on the Enclave's declaration, which we have not read, so ask the manager. The master Club may also require resale documents.

If you are selling in The Enclave at Rapallo and buying your next home, we coordinate both sides so your closing dates line up and you are never homeless or double-paying. Our buyer's guide for the neighborhood covers the purchase side, and the Rapallo at Coconut Point community guide covers the wider community.
Tell us your target date, and we sequence the listing, the offer and the closings around it. A sale contingency can weaken an offer, so we discuss alternatives such as a rent-back or a sale that closes first. Our Enclave at Rapallo buyer's guide explains how we represent buyers here.
An owner who wants a larger flat can look at Rapallo Three or Rapallo Villas Two, where the record shows bigger homes at higher prices and far fewer sales. Our Rapallo buyer's guide and Rapallo One buyer's guide describe those markets.

These are the questions Enclave at Rapallo sellers ask us most, answered from the same records as the sections above. Each answer names The Enclave at Rapallo and points to the section that holds the detail, and where a record is not public, the answer says so plainly and names the document that would settle it.
Start from same-size Enclave sales. The Enclave and merged Rapallo Three closed at a $397,500 median on 12 closings in the 12 months to September 29, 2026, and flats of 1,606 to 1,836 square feet closed between $365,000 and $465,000. A valuation adjusts for condition and building.
Twelve closed in the last 12 months, from $330,000 to $725,000 with a $397,500 median, and the market section lists each by month, price, beds and area. The $725,000 and $530,000 sales were larger flats that most likely sit on the Rapallo Three side.
Not reliably. An automated estimate does not know your building, your condition or the split between the Enclave and Rapallo Three, whose larger flats can lift an automated average. A written valuation built from same-size closings is a better starting point.
Yes, but not in a straight line. Over 60 months the 1,732 square foot flats had a median of $488,888 on 9 sales while the 1,836 square foot flats had $422,500 on 10, so timing and condition matter as much as the number.
State the figure the association or the county supports and be ready to explain a difference. The roll shows 1,500 to 1,721 heated square feet for the Enclave, while the MLS shows plan-style figures up to 1,836, and the two are different measures.
It can, but the sales do not isolate it. Price a renovated flat against same-size sales with a documented upgrade list, because buyers of 2007 flats often expect updated kitchens and baths.
The county's recorded prices are the long view: the Enclave's median rose from $340,000 in 2021 to $490,000 in 2022 and settled at $385,000 in 2025. Your purchase price matters much less than the last 12 months of same-size closings.
The 12-month median is 21 days and the 24-month median 36.5, with a range of 1 to 315 days. Flats that closed in days sold near list, and three of the last 12 waited more than 90 days.
We do not quote Enclave actives, because the MLS cannot place an active listing by neighborhood. Ask us for a same-day street-level count of Piazza Del Lago Circle, and we will tell you what competes with you.
Ahead of winter. The 12 closings in the last 12 months ran from October to June, with three in June 2026 and none from July to September, so a listing ready by October meets the months when the record shows sales.
Yes. Buyers price the fee, the HO-6 quote and the master policy's deductible. A seller who supplies the roof date, a wind mitigation form and the master policy summary answers the question before it is asked.

With professional photography, cinematic video, drone where allowed, a qualified-buyer database and a same-size comparable package. Because the MLS shares one string across Rapallo, we tag the listing with its street and building.
Rapallo is gated, so showings and open houses need gate clearance from the Club office. Ask the office for the current rules and any sign specification before you list.
You can, but a buyer's agent will still want the estoppel, the rules and a defensible price. The paperwork is where a for-sale-by-owner sale most often stalls in a two-layer community like this one.
That depends on the declaration, which we have not read. Ask the manager for the sale procedure and any application fee, and get the answer in writing before you list.
Section 718.503 requires the declaration, articles, bylaws and rules, the annual budget and financial statement, any milestone summary or reserve study that applies, the turnover report where it applies and the state's FAQ sheet, at your expense.
Yes. A resale contract must carry a conspicuous clause: either the buyer received the documents more than 7 days before signing, or the contract is voidable within 7 days, excluding weekends and holidays, after signing and receipt. It cannot be waived and ends at closing.
No. The Enclave at Rapallo is a Chapter 718 condominium, and section 720.401(2) says that section does not apply to an association regulated under chapter 718. Your duty runs through section 718.503.
Where a structural integrity reserve study or milestone report applies, yes, as part of the resale documents, or you state that none was completed. The Enclave's unit numbering points to two levels, so the three-story rules probably do not apply, but confirm with the association.
At least one from the Enclave association, and the master Club may require its own resale document. Ask the manager and the Club office which they issue and how long each takes.
The statute's text caps a current-account estoppel at $250 and, after the Division's CPI adjustment, the figure we plan on is $299, with higher caps for delivery within 3 business days or a delinquent account. The seller customarily pays.
One Rapallo Three listing put a $100 transfer fee and a $100 application fee on the buyer. The Enclave's own charges are not public, so the contract and the association's documents decide.
Property tax and the quarterly association fee are prorated to the closing date, so the seller pays through closing and the buyer from then. Florida taxes are billed in arrears, so the seller credits the buyer for the days owned. Your closing statement shows each line.
At a $397,500 price in Lee County, deed stamps are about $2,782.50, the owner's title policy about $2,062.50 and the estoppel up to $299, or about $5,144 before commission and payoffs. The contract controls, and commission is negotiable.
Customarily yes. In Lee County the seller usually selects the closing agent and pays for the owner's policy, while in Collier County the buyer customarily does. It is custom, not law, and the executed contract controls.
Since August 17, 2024, offers of buyer-broker compensation cannot be advertised on the MLS, buyer agents must have a written agreement before touring, and compensation is negotiable. A seller may still offer compensation off the MLS or offer concessions on it.
Yes, but the estoppel and the resale documents must disclose it, and buyers will price it. Ask the association for the amount, the schedule and who pays what at closing.
It depends on the lease rules and the fee. At about $10,628 a year in fees, a rental has to clear the fee, tax and insurance, and short stays are probably not permitted. We run both scenarios on request.
Generally yes, subject to the lease and the association's rules. The buyer takes the lease, and the association may require an application for a new tenant.
Membership in The Club at Rapallo comes with the residence through the fee, per our Rapallo research, so a buyer of the flat becomes the member. Confirm any transfer step with the Club office.
It is not required, but a current uniform mitigation verification form helps a buyer's insurance quote and costs little. Bring the roof date with it.
It depends on your basis, how long you lived there and IRS rules, so ask your tax adviser. The IRS's Topic 701 and Publication 523 explain the home-sale exclusion.
Read the recent closings: three of the last 12 took more than 90 days (91, 228 and 315), so a slow first 90 days is not unusual here. Reprice to the same-size closings and refresh the marketing.
At or just under the same-size recent closings. Five of the last 12 closings took 11 days or fewer, and three took more than 90.
On price the two are close: $397,500 against $390,000 for Rapallo One over 12 months. Buyers who want a single street of 2007 buildings choose the Enclave, and those who want more choice choose Rapallo One.
The MLS cannot split them, so we read both together and separate them with the county roll. It affects your price only if a comparable comes from the wrong side, so we choose same-size Piazza Del Lago Circle sales first.
