Buying in Rapallo One means buying one of 160 condominium residences in 18 buildings inside the gated community of Rapallo at Coconut Point in Estero, in a market where 24 condos closed in the Southwest Florida MLS in the 12 months to September 29, 2026, at a $390,000 median and 22 of the 24 sold below the final list price. This guide sits beside our full Rapallo One neighborhood guide, which holds the history, the recorded documents and the amenities, and it answers a buyer's questions: what a condo costs, what it costs to own, what Florida law gives you before you sign, and how to make an offer.
If you own a home and are buying here, our Rapallo One seller guide and Rapallo One home valuation guide cover the sale side. Buyers comparing agents across the village can set us beside the others in our guide to the best real estate agents in Estero.
A few names need a word. Rapallo Four is a separate 94-unit condominium built in the same product family that trades in the same price band, so this guide reads it together with Rapallo One and says where a figure belongs to Rapallo One alone. The Enclave at Rapallo is the neighboring condominium neighborhood many buyers tour on the same day, and it has its own Enclave buyer guide. Buyers looking across the whole community can use our Rapallo buyer guide. This is the Rapallo One condominium in Estero, Lee County. It is not one of the Rapallo Condominium Apartments associations elsewhere in Florida, and it is not Mirasol at Coconut Point.
McGreevy and Comisar are the best realtor for buying in Rapallo One because we represent you with the neighborhood's own recorded closings in hand, read the association documents before you commit, and negotiate every offer ourselves. We are the #1 Team in Southwest Florida since 2012 and Top 1% nationally since 2008.
Marc Comisar and Jesse McGreevy run the search, the offer, the document review and the closing on every buyer we take. We lead Domain Realty Group, and as the leaders of Domain Realty Group our team has closed over $2.5 billion in real estate across Southwest Florida. Our office is in Bonita Springs, a short drive south of Estero, and Coconut Point is a market we work every week.
Recent Rapallo One market record (12 months to September 29, 2026): 24 MLS closings, a $390,000 median sold price, a range of $314,000 to $737,500, a median of 40.5 days on market and a median 96.9% of final list price. In the last 12 months we tracked every one of those 24 closings, and we tracked all 76 the MLS has matched to Rapallo One and Rapallo Four since October 2021. Source: Southwest Florida MLS (Matrix), pulled September 29, 2026, with each closing assigned to its condominium by matching price and date to Lee County's recorded sales.
We publish no count of Rapallo One purchases we represented. None is on file for this neighborhood, and we do not dress a public-record comparison up as our own deal. What we claim is narrower and checkable: we read the state's condominium register, the association's articles, the county roll for all 254 residential parcels and every MLS closing on record since October 2021, and we bring all of it to your first tour.

Rapallo One buyers who read nothing else on this page should know these ten facts, each sourced in the sections below. They decide your price, your monthly cost and your paperwork more than any listing photo will, and each one is specific to this 160-unit condominium and its sibling Rapallo Four.

Buying a Rapallo One condo takes six steps: set a budget on the full monthly cost, sign a written buyer agreement, choose the plan, negotiate the offer, review the association documents and inspect and insure, then close. We guide each one, and the condominium documents are the step that differs most from buying a house.
Start with the quarterly fee, about $2,663 on the two verified entries or $888 a month, then add electricity, the interior policy, property tax reset to the purchase price and your mortgage. A lender counts the fee in your debt-to-income ratio, so the bundle is part of the qualifying math.
Since August 17, 2024 a buyer's agent needs a written agreement before touring a home, stating the agent's compensation and that it is negotiable. We explain the terms before you sign, and the section on the NAR settlement below covers them.
The MLS records three configurations here: two bedrooms, two bedrooms plus a den and three bedrooms, from 1,238 to 2,330 heated square feet on the county roll. We tour by plan and size, and we tour one condo each in Rapallo One, the Enclave and Villas Two on the same day.
We price the offer from the closings for your plan, then negotiate credits, the closing date and the document review. Twenty-two of the last 24 closings sold below the final list price, so an offer below ask is normal here, and we say how far below the record supports.
You receive the declaration, articles, bylaws, rules, budget and the state's Frequently Asked Questions document. You inspect the unit, ask about the building, and get an insurance quote for the interior and, if you need it, flood. The review period runs in parallel with the inspection.
The estoppel confirms what the seller owes, the closing agent prorates taxes and fees, and you pay your closing costs and record the deed. We coordinate the association's approval, if the documents require it, so it does not hold the closing date.
The Rapallo One market favors buyers who are prepared: 24 MLS closings in 12 months at a $390,000 median, 22 below the final list price, a 40.5-day median on market and a 96.9% median sold-to-list. Twenty-four sales a year gives real comparables, and the record shows a buyer can negotiate below ask.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026)
The MLS carries one subdivision string, RAPALLO, for the whole community, so the association is not in the MLS record. We matched each of the 142 closings under that name to Lee County's recorded sales by price within 45 days, then to the parcel's legal description. Seventy-six matched a Rapallo One or Rapallo Four parcel, 65 matched a parcel in another Rapallo association and one closed after the county file ends on July 29, 2026 and cannot be placed. The match is a strong inference, not a record of the sale.
Window to September 29, 2026 | MLS closings | Median sold | Median $ per MLS sq ft | Median days on market | Median sold-to-list |
|---|---|---|---|---|---|
12 months, first window with 10 or more | 24 | $390,000 (mean of $390,000 and $390,000) | $236.85 | 40.5 | 96.9% |
24 months | 35 | $390,000 (the middle sale) | $245.04 | 46 | 96.7% |
36 months | 46 | $417,500 (mean of $415,000 and $420,000) | $252.08 | 37 | 97.1% |
60 months | 76 | $419,000 (mean of $418,000 and $420,000) | $270.31 | 16 | 97.7% |
Medians use the mean of the middle pair when the count is even. Five of the 76 assigned closings also appear in a sibling neighborhood's list, and one December 2025 sale at $390,000 probably belongs to the Enclave. Without it the 12-month window is 23 closings at the same $390,000 median.
The 60-month figures include the fast 2022 and 2023 market, when the median days on market were 8 and 17 and 11 of 21 closings in 2021 and 2022 sold above the final list price. The 12-month window is the market you are buying in: slower, softer and negotiable.
Buyers had the most leverage on the longest-listed homes: the 7 closings that took more than 90 days in the last 12 months had a $375,000 median. They had the least on the fast ones: 11 closings took 30 days or fewer, and a well-priced condo can go quickly. The lesson is to be ready, not to wait for a price cut.
We do not quote the number of Rapallo One condos for sale, because an active listing has no county sale to match against, so we cannot say which association it belongs to. Call Marc at (239) 287-5873 for a current list read from each listing's address. Against 24 closings a year in a 254-home pool, about one home in ten changes hands each year.
Rapallo One condos closed 24 times in the MLS in the 12 months to September 29, 2026, from $314,000 to $737,500, with a $390,000 median and a $236.85 median per MLS square foot. The longer record, 76 closings in 60 months at a $419,000 median, shows how far prices have reset.

Rapallo One had 24 MLS closings in the last 12 months at a $390,000 median, and the buyer who tours with the closings, the fee and the documents in hand negotiates from strength. Price band (12 months) | Closings | Median sold | Median days on market |
|---|---|---|---|
Under $350,000 | 7 | $337,500 | 57 |
$350,000 to $399,999 | 8 | $385,000 | 27.5 |
$400,000 to $449,999 | 5 | $420,000 | 15 |
$450,000 and up | 4 (small sample) | $617,000 | 47 |
The under-$350,000 band took the longest to sell, a 57-day median, and the $400,000 to $449,999 band the shortest, a 15-day median, though each band is a small sample.
The lowest sale was $314,000 in May 2026 for a 1,342 square foot two-bedroom-plus-den home, and the highest was $737,500 in January 2026 for a 2,584 square foot three-bedroom home that sold in 28 days at 94.7% of its ask. The range is wide because the product is: three sizes of condo under one name.
A Rapallo One condo costs about $337,500 under 1,400 square feet, $380,000 from 1,400 to 1,699, $420,000 from 1,700 to 1,999 and $635,000 at 2,000 and up, by 12-month MLS medians, and by bedroom label $350,000 for two-plus-den and $412,000 for three-bedroom. Size matters more than the label.

Every Rapallo One closing in the MLS record is a two-bath home, so baths do not separate prices and size and plan do.
Small homes cost more per foot, and mid-size homes cost the least per foot, so a buyer who wants room gets it at a lower rate in the 1,700 to 1,999 square foot range. The largest tier is only three sales, so treat it as a range and not a rate.
The county roll records 15 heated sizes in Rapallo One, from 1,242 to 2,330 square feet, while some MLS listings show 2,492 and 2,584 of living area. The two measures are not reconciled, so compare like with like. On the roll, 15 Rapallo One homes are two-bedroom and 145 are three-bedroom, and the county appears to count a den as a bedroom.
We do not quote a listing count for Rapallo One, because the MLS carries one subdivision string for all of Rapallo and an active listing cannot be assigned to its association the way a closing can. For a current, address-level list of Rapallo One condos for sale, call Marc at (239) 287-5873.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026)
Read the count with the sales next to it: 24 closings a year in a 254-home pool means a buyer usually has a handful of comparable listings, and a home priced above the recent closings for its plan is likely to wait. Our Rapallo One home valuation guide shows how we set the number for a specific plan.
The Enclave at Rapallo had 12 MLS closings in the last 12 months at a $397,500 median and a 21-day median on market. Buyers who cannot find the right plan in Rapallo One often find it there, so tour both.
A buyer who wants the lowest entry price looks at the under-1,400 square foot plans, closings at $314,000 to $350,000, and a buyer who wants a den or a third bedroom starts with the two-plus-den plans at a $350,000 median and the three-bedroom plans at $412,000. A buyer who wants more than 2,000 square feet looks at the top tier and at Villas Two.
Rapallo One is the largest of the three Rapallo neighborhoods with their own pages: 254 residences with Rapallo Four, a $390,000 median on 24 closings, against $397,500 on 12 for the Enclave with Rapallo Three and one sale at $800,000 for Villas Two. Villas Two is a different, larger product.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser 2026 roll)
Neighborhood | Units on the county roll | Regime | Year built | MLS closings, 12 months | 12-month median |
|---|---|---|---|---|---|
Rapallo One (with Rapallo Four) | 254 (160 and 94) | Condominium, Chapter 718 | 2005 to 2007 | 24 | $390,000 |
The Enclave at Rapallo (with Rapallo Three) | 207 (90 and 117) | Condominium, Chapter 718 | 2006 to 2007 | 12 | $397,500 |
78 | Condominium, Chapter 718 | 2005 to 2007 | 1 (small sample) | $800,000 (one sale) |
Rapallo One has twice the closings of the Enclave and a wider range of sizes, which means more choice and more comparables. Villas Two has 78 homes, all three-bedroom, from 1,665 to 3,554 heated square feet, and closed 17 times in 60 months at a $695,000 median.
Tour one condo in Rapallo One and one in the Enclave for the same plan, then Villas Two if you want more space. A side-by-side tour tells you more than any median. The three neighborhoods hold 539 residential parcels on the county roll against the community's stated 540 units, a one-unit gap we cannot resolve.
A buyer choosing between Rapallo One and The Enclave at Rapallo compares a $390,000 median on 24 MLS closings and a 40.5-day median market time against a $397,500 median on 12 closings and a 21-day median. Rapallo One offers more choice and more sizes; the Enclave is slightly newer and has sold faster.

County qualified sales, since September 29, 2025 | 23, $390,000 median | 11, $400,000 median |
The Enclave's 12-month median is $7,500 above Rapallo One's, and over 60 months its $440,000 sits $21,000 above Rapallo One's $419,000. A $7,500 gap on 12 sales is noise, so compare floor plan against floor plan and not the headline medians.
A buyer who wants the widest choice of plans in the community's core, a home over 2,000 square feet at a 12-month median of $635,000, or the largest pool of recent comparables to test an offer against.
A buyer for whom a slightly newer 2006 to 2007 building set and a shorter market time matter more. The Enclave sold faster but at a lower 95.6% median sold-to-list, so Enclave buyers negotiated harder on a shorter list time. Its own Enclave buyer guide has the detail.
Do not offer off the Enclave's headline median. Offer from the Rapallo One closings for the plan you want, and use the Enclave to test whether Rapallo One's ask is fair on the day.
Florida law gives a Rapallo One buyer, at the seller's expense, the declaration, articles, bylaws and rules, the annual financial statement and budget, the state's Frequently Asked Questions document and any milestone or reserve-study paperwork that applies, with a 7-day acknowledgement or cancellation right, plus tax and flood disclosures. This is information, not legal advice.
Section 718.503(2) entitles a buyer of a resale condominium unit, at the seller's expense, to the declaration of condominium, the articles of incorporation, the bylaws and rules, the annual financial statement and budget, the inspector-prepared milestone summary where one applies, the most recent structural integrity reserve study or a statement that none has been completed, and the Frequently Asked Questions and Answers document. The resale contract must state either that you received the documents more than 7 days before signing, excluding Saturdays, Sundays and legal holidays, or that you may cancel within 7 days after signing and receipt. The right ends at closing, and a waiver has no effect.
Section 720.401(2) says the homeowners' association disclosure summary does not apply to associations under chapters 718, 719, 721 or 723. Rapallo One is a Chapter 718 condominium, so your protection is the Section 718.503 package and not a 720.401 summary. The master entity, The Club at Rapallo, Inc., has its own recorded documents that we have not read, so how it fits is a question for your closing agent or attorney.
We read the association's articles and the state's condominium register. We did not read the recorded declaration, which the Lee County Clerk publishes through an interactive search, or the budget, rules and reserve schedule, which come from the association. So we tell you what each document controls and where to get it, and we do not guess its terms.
If an association is required to have a milestone inspection or a structural integrity reserve study and has not completed one, each contract entered into after December 31, 2024 must carry a conspicuous statement saying so. Most Rapallo One buildings have two residential floors, below the three-story threshold, and the buildings over ground-floor parking are a question for the association's engineer.
Section 689.261 requires a property tax disclosure summary at or before signing, warning that a change of ownership can reset the assessed value, so do not rely on the seller's bill. Section 689.302 requires the seller to complete a flood disclosure at or before signing, covering known flooding, insurance claims and flood assistance. We put both in front of you before you sign.
The estoppel certificate is the association's written statement of what the seller owes, whether a transfer or capital contribution fee is due and whether board approval of the transfer is required. Section 718.116(8) makes the association deliver it within 10 business days, and a Rapallo One buyer should read it before closing.
The certificate lists the regular assessment, the date it is paid through, any special assessment, whether a capital contribution, resale or transfer fee is due, whether any rule violation is open, whether board approval or a right of first refusal applies and the insurance contacts. It is effective for 30 days if delivered by hand or electronically. An association that relies on it in good faith is bound, and a buyer who relies on it in good faith is protected.
The community page reports a $100 transfer fee and a $100 application fee. The estoppel form asks whether any such fee is due and the amount. We confirm the figures with the association because we could not verify them from a record we read.
The articles give the board power to approve or disapprove the transfer, mortgage, ownership and occupancy of units as the declaration and bylaws provide. We could not confirm from a record we read whether a sale here needs approval or how long it takes. The estoppel asks the question in writing, and we plan the closing date around the answer.
Rapallo is a gated community with five resident-only pedestrian gates. After closing, the association or its manager sets up your gate access and guest registration. Ask before you close how that works so you are not locked out on move-in day.
Before buying in Rapallo One, inspect the unit and ask about the building: air handler and water heater ages, windows and lanai, signs of water intrusion, the elevator in the taller buildings, the roof and paint schedule and the reserve balance. The buildings were built in 2005 and 2006, so systems are entering their replacement window.
The association maintains the roof and building exterior. The community page reports roofs were replaced across the community around 2022 and 2023, but we did not read a permit or association minute that confirms which Rapallo One buildings were done, so ask for the date, the permit and the warranty for your building.
Original air handlers and water heaters are near the end of their life in a 2005 or 2006 unit unless replaced. Ask the seller for dates and invoices, and have the inspector test the system and the drain lines.
The developer describes 130 mph impact-rated glass, and the association controls the exterior, so replacement glass needs approval. Ask what specification the association accepts, and ask the inspector about seals and the lanai enclosure.
Ask the association whether any building had water intrusion, including in Hurricane Ian. We found no primary report of Rapallo-specific flooding in that storm, which is an absence of evidence and not proof.
The developer describes a private elevator to the upper floors of the terrace buildings, in-building reserved parking and storage, and two-car attached garages in the carriage homes. Elevators are a reserve item as buildings age, so ask for the maintenance and replacement schedule, and confirm which space is assigned to your unit.
The Village of Estero issues permits within its limits and Lee County holds older records. Search the building's permit history for roofs, windows, water heaters and air handlers. A wind mitigation report on the unit, on the state's uniform form, can lower the insurance quote.
You insure a Rapallo One condo with an HO-6 policy on the interior, contents and liability, because the association's master policy covers the building exterior and common elements under Section 718.111. Loss assessment coverage under Section 627.714 defaults to $2,000, and flood coverage is a separate policy your lender or your risk may require.
The master policy covers the building exterior. Your HO-6 covers what is inside, and you should ask the association for the master policy's deductible, because a large wind deductible can become an assessment on owners. Raise the loss assessment coverage if the deductible is large.
Zone X at the four points we checked is favorable, and a lender generally does not require flood insurance there. Homeowners' policies do not cover flood, so ask an agent what coverage costs at your building, and use FloodSmart for the federal program. Citizens says flood coverage becomes required on its wind policies in phases from January 1, 2027.
The Village of Estero's Community Rating System page lists Class 6 and a 20 percent discount. Ask your agent how it applies to a flood policy on your building.
The community page describes Rapallo as inland, and Lee County's evacuation layer places it in Evacuation Zone C and storm surge zone 3 at the points we checked on October 17, 2026. The National Hurricane Center's report on Ian and the Village's evacuation zone map are the primary references for wind and surge.
Owning a Rapallo One condo costs a quarterly association fee near $2,663, about $888 a month, plus electricity, an HO-6 policy, property tax reset to your purchase price and your mortgage. The fee is the number a lender counts, and the bundle includes cable, internet, water, sewer and exterior insurance that a house owner pays separately.
Data updated: September 2026 (two Rapallo One MLS listing entries; the Rapallo community guide; Florida statutes as cited)
Two MLS listing entries for Rapallo One parcels, one on Via Lungomare Circle and one on Piazza Doria Lane, show $2,663.11 and $2,663 a quarter, about $10,652 a year. That is two data points and not a fee schedule, and fees vary by unit size, so the association's budget is the authority. At a $390,000 price the annual fee is about 2.7% of price.
The community page says the bundle covers cable, internet, water, sewer, building exterior insurance, landscaping, pest control, security and reserves. We did not read the budget, so we confirm the list. Electricity, the interior policy and any personal assessments are not in it. Whether the master club's operating cost sits inside the fee is a question for the budget.
The community page's quarterly samples run from $2,543.03 to $2,663.11 across the Rapallo associations, but several sample addresses belong to Rapallo Three on the county roll. We use only the two Rapallo One entries above. Older developer marketing that quoted a combined monthly fee of $499 reflects pre-2008 pricing and is not a current figure.
Down payment at a $390,000 price | Cash down | Amount financed |
|---|---|---|
3% | $11,700 | $378,300 |
5% | $19,500 | $370,500 |
10% | $39,000 | $351,000 |
20% | $78,000 | $312,000 |
Arithmetic on the 12-month median, not a loan offer. The Freddie Mac Primary Mortgage Market Survey publishes the current rate weekly, and we do not quote one here because it changes.
The county tax bill follows the assessed value, which can reset after a sale, so do not use the seller's bill. Ask the Lee County Tax Collector or the closing agent for an estimate at your purchase price. If the condo will be your permanent home, ask the Lee County Property Appraiser about the homestead exemption and how the assessment limit works.
Buyer closing costs in Rapallo One follow the Lee County custom: the buyer pays recording, the lender's title policy, the mortgage taxes and the reported $100 transfer and $100 application fees, while the seller customarily pays deed stamps, the owner's title policy and the estoppel. The contract controls, and the closing agent's statement is the authority.
Data updated: September 2026 (Florida statutes and rate rules as cited; Lee County custom)
In Lee County the seller customarily pays the $0.70 per $100 deed documentary stamp tax, about $2,730 at $390,000, and the owner's title policy, about $2,025 on the state's promulgated schedule, plus the estoppel and the municipal lien search. In Collier County the owner's policy custom reverses. Custom is not law, and the purchase contract allocates each line.
A new mortgage carries documentary stamp tax of $0.35 per $100 of the note and a nonrecurring intangible tax of $0.002 per $1 of the mortgage, both published by the Florida Department of Revenue. On a $312,000 loan, the 80% case above, that is $1,092 in note stamps and $624 in intangible tax. A cash purchase pays neither.
Recording the deed costs about $18.50 to $35.50 under Section 28.24. The lender's title policy is a buyer cost, and a title search, settlement fee and lien letters vary by company. Add the reported $100 transfer and $100 application fees, and ask the closing agent for the estimate.
Florida property taxes are billed in November and paid in arrears, so the seller credits you for the days owned before closing. The quarterly association fee is prorated, and the estoppel shows the paid-through date. A lender usually adds prepaid interest and may require an escrow for taxes and insurance.
Since August 17, 2024 a buyer's agent in Florida needs a written buyer-broker agreement before touring a home, stating the agent's compensation and that it is negotiable and not set by law. Offers of compensation can no longer be advertised in the MLS. We explain the terms before you sign and before the first Rapallo One showing.
It names the agent and the term, states the compensation as a specific amount or rate and says compensation is fully negotiable. You can read the National Association of REALTORS' explanation of the practice changes and its buyer-agreement primer, both linked in the sources below.
Compensation is negotiated. A seller may offer to pay or contribute toward the buyer's agent, off the MLS, and sellers may still offer concessions such as a contribution to closing costs. What is not paid by the seller is the buyer's responsibility under the agreement, so we work out with you in advance how it fits your budget.
Section 475.278 governs the brokerage relationships a Florida licensee may have with a residential buyer and requires a written notice of the relationship. We explain the options, and what each means for confidentiality and loyalty, before you sign anything.
You can finance a Rapallo One condo with a conventional, FHA or VA loan, but the lender reviews the condominium project as well as you, so ask early. We did not verify any program's approval status for Rapallo One, and we do not quote a rate, because the Freddie Mac survey publishes the current one weekly.
Conventional loans sold to Fannie Mae follow its Selling Guide project standards, and FHA and VA loans have their own condominium project rules. A lender may ask the association for a questionnaire covering its budget, reserves, insurance, owner-occupancy mix and delinquency rate, and we ask your lender at the start whether Rapallo One qualifies for the program you want.
The association's budget and reserve balance, the master policy and the delinquency rate all matter to a project review. That is one more reason to read the budget and reserve schedule early, and to ask about any milestone or reserve-study report.
The Florida Housing Finance Corporation publishes first-time buyer and down payment assistance programs with income and price limits. Ask a participating lender whether you qualify and whether a condominium is eligible, and we coordinate the timing with your contract.
A cash purchase skips the lender's project review, the mortgage taxes and the appraisal, but the Section 718.503 documents, the estoppel and the inspection still apply. Cash sometimes buys a shorter closing, and it does not buy a better price on its own.
The Consumer Financial Protection Bureau's Owning a Home tools explain the loan estimate and closing disclosure, and we walk through them with you. Compare the total monthly cost, including the fee, and not the payment alone.
We find you the right Rapallo One home by starting with your plans, touring by floor plan and size with the recent closings in hand, and reading each listing's address to place it in the right Rapallo association. Marc watches new listings and long listings, and tells you what the record says about each.
How you will use the home decides the plan: seasonal or year-round, den or third bedroom, parking, storage, and how much of the club you will use. We turn that into a short list of plans and sizes before we tour.
We bring the closings for the plan, the fee, the association's documents that we have and the questions to ask. We tour one condo in Rapallo One, one in the Enclave and one in Villas Two on the same day when the plan allows.
A condo that has sat more than 90 days is a chance to negotiate: 7 of the last 24 closings took that long, at a $375,000 median. We tell you whether the price, the condition or the timing explains it.
We negotiate for you in Rapallo One from the closings, the condition of the unit and the paperwork: the offer price against the recent sales for the plan, credits against price cuts, the review and inspection windows, and the closing date. Twenty-two of 24 recent closings sold below the final list price, so a reasoned offer is normal.
We price the offer from the closings for your plan and size, adjusted for time and condition, and we tell you how far below ask the record supports. A median 96.9% of final list is a guide and not a rule.
The Section 718.503 clause gives you 7 days, excluding weekends and holidays, to review the documents, or confirms you had them before signing. We use that time, together with the inspection, to decide whether to proceed, ask for a credit or walk away.
When an inspection turns up a real item, a credit at closing or a price reduction can each work, depending on your loan's limits on seller credits and on what the seller will accept. We run both numbers and recommend the one that fits your loan and your goal.
The deposit amount and the closing date are negotiated, and the closing agent holds the deposit in escrow. The estoppel, any board approval and your lender's condominium review can all affect the date, so we plan the calendar backwards from closing.
The Rapallo One rules that decide whether a home works for you are the reported limits on leasing, the board's power over transfers and occupancy, exterior-change approvals, parking assignment and pet rules we could not verify. We read the articles and did not read the declaration or rules, so confirm each before you offer.
The community page reports a maximum of three leases a year, minimum terms of 30 to 90 days and no short-term or vacation rentals. We could not confirm which of the 30-to-90-day figures applies to Rapallo One, so ask the association for the current text if you might lease.
We found no pet limit in any public record. Ask the manager for the rules on size, number and leash, and remember that federal fair housing guidance on assistance animals applies in every association whatever its pet limit says.
The association controls the building exterior, so windows, balconies, doors and lanai enclosures need approval. The estoppel lists the parking space assigned to your unit, and the developer describes in-building parking and storage in the terrace buildings and garages in the carriage homes.
The community page states that buyers of any age may purchase, and none of the public records we read places an age restriction on Rapallo One. The club, with lighted Har-Tru courts, a 25-meter lap pool and a boardwalk through the Halfway Creek preserve, is reported as included with each residence. There is no golf course and no community development district.
Rapallo One is the right place for a buyer who wants a gated, club-included condominium beside Coconut Point at a $390,000 median, with a bundled quarterly fee near $2,663 and a walk to shopping and dining. It asks more of a buyer who wants nightly rentals, a golf course or a detached home.
A two- or three-bedroom condo of about 1,240 to 2,330 heated square feet on the roll, a club with courts, a lap pool and a boardwalk, five pedestrian gates into Coconut Point, a bundled fee and an inland Zone X location at the points we checked. The developer's archived pages describe concrete-block construction and impact glass, which we ask you to verify with the association.
The fee is heavy at about 2.7% of a $390,000 price, the buildings are 19 to 21 years old, rentals are limited and the documents sit behind a request. Coconut Point and US-41 keep changing, and in March 2026 the Village's planning board criticized a 365-unit apartment plan and asked for a redesign.
Buyers who want nightly rentals, an on-site golf course, a detached house or a large lot should compare other Estero communities, and we can show you those on our Estero buyer guide. We describe the property and never who should live there.
Coconut Point, which Simon operates, is across US-41 and its own page counts more than 110 stores. The Lee Health Coconut Point emergency department is about three minutes from the main gate by the community page's count.
Rapallo One addresses sit in the School District of Lee County's elementary Proximity Zone Q, middle Zone GG and High School South Zone, Sub-zone 3 on the district's 2026 to 2027 map, read at our sample points on October 17, 2026. Zone Q elementary schools are Bonita Springs, Pinewoods, San Carlos Park, Spring Creek and Three Oaks; Zone GG middle schools are Bonita Springs Middle and Three Oaks Middle; South 3 high schools are Bonita Springs High, Estero High and South Fort Myers High. Families rank the schools in their zone and the district places students by preference, proximity and lottery, so no school is assigned by address; confirm yours with the district's school locator. Lee County does not assign a school by address, so use the district's school locator for the building you want and do not treat a listing's school field as an assignment.

A Rapallo One specialist matters for a buyer because the price depends on a floor plan the MLS labels loosely, the MLS cannot tell five Rapallo associations apart, and the paperwork comes from a Chapter 718 association under a master club. McGreevy and Comisar read the record for all of it before you offer.
Marc Comisar is a licensed Florida REALTOR and Broker Associate with Domain Realty. He runs the search, the tours, the negotiation and the inspection follow-up, and he reads a live listing's address to place it in the right Rapallo association. Reach him at (239) 287-5873, and read his profile on the Marc Comisar agent page.
Jesse McGreevy is a licensed Florida REALTOR and Sales Associate with Domain Realty, a co-founder of the brokerage and one half of McGreevy and Comisar. We are Top 1% Real Estate Agents Nationally Since 2008 and the #1 Team in Southwest Florida since 2012, with a 5 Star Award for Customer Satisfaction for 21 straight years from Gulfshore Life Magazine. Those are career honors and not a claim about Rapallo One specifically.
A general agent may offer off the community median, hand a condominium buyer a homeowners' association summary, skip the estoppel until closing, quote a flood zone for the whole community or forget that the reported three-lease cap changes the resale. Each one costs a buyer money or time.
If you're searching for a Rapallo One listing agent, or thinking, "I need to sell my home to buy in Rapallo One," you are selling into a market where the ask against the recent closings and the paperwork decide the result. McGreevy and Comisar are Top 1% Real Estate Agents Nationally Since 2008.
In the last 12 months we tracked all 24 Rapallo One closings in the Southwest Florida MLS, pulled September 29, 2026, and every one of the 76 the MLS has matched here since October 2021. As the leaders of Domain Realty Group our team has closed over $2.5 billion in real estate, and Jesse McGreevy and Marc Comisar account for over $900 million in personal sales inside that number.
Start with a free home valuation for the home you are selling. Jesse follows up with the closings that fit it, adjusted for condition and any lease. (239) 898-6072, text or call. Our Rapallo One seller guide and Rapallo One home valuation guide cover the sale side for a Rapallo One owner.
Yes. We coordinate the sale and the purchase so the closings line up, and we tell you the options: sell first, buy first, or a contingency. The right choice depends on your equity, your lender and how fast the market moves.
Florida's Save Our Homes assessment limit stays with your current homestead, and a new purchase is assessed at its own value. Ask the Lee County Property Appraiser about portability of the benefit, and see Section 193.155 for the limit.
Selling first gives you certainty about your budget, and buying first gives you the pick of the market. In Rapallo One, where 22 of 24 recent closings sold below list, buyers have some room, so a sale-first plan need not cost you a home.
It helps. A valuation tells you your equity and your budget, and it means an offer is based on a number and not a hope. It is free and carries no obligation.
We plan for it with a rent-back, a longer closing or a short-term rental, and we tell you the options before you list.
You pay what you agree with each side. As a buyer you sign a written buyer agreement with us, and as a seller you sign a listing agreement. Both are negotiable, and we explain each before you sign.
These are the questions buyers ask most about Rapallo One condos for sale, HOA fees and living in Estero, answered from the records cited below. Each answer names Rapallo One and points to the section that holds the detail. Where a record is not public, the answer says so.
In the 12 months to September 29, 2026, 24 Rapallo One condos closed at a $390,000 median, from $314,000 to $737,500 (Southwest Florida MLS). Two-plus-den homes closed at $350,000 and three-bedroom homes at $412,000, so the price depends on the floor plan.
The smallest plans: five homes under 1,400 square feet closed in 12 months at a $337,500 median, from $314,000 to $350,000. Compare the whole monthly cost, because the quarterly fee is the same order of magnitude for every plan.
Twenty-two of 24 closings sold below the final list price, at a 96.9% median, with a median gap of $14,450 between final list and sold. Fair is the closings for your plan, and we compare any ask with them.
It has moved toward buyers. Above-list sales were common in 2021 and 2022, and none of the 35 closings in 2025 and 2026 sold above list, with days on market rising from 8 to 50. We do not quote months of supply because we cannot count active listings by association.
That is set by your loan. At the $390,000 median, 3% is $11,700, 5% is $19,500, 10% is $39,000 and 20% is $78,000, before closing costs. The lender's condominium review can affect the program you use, so ask early.
The quarterly fee on the two verified entries is $2,663.11 and $2,663, about $888 a month, plus electricity, an HO-6 policy, property tax reset to your price and your mortgage. Compare the total, because the fee bundles items a house owner pays separately.
Rapallo One is a condominium, so the fee is a condominium assessment: about $2,663 a quarter on the two entries we can verify, about $10,652 a year. The association's budget is the authority, so ask for it and for the fee for your floor plan.
The community page says the bundle covers cable, internet, water, sewer, building exterior insurance, landscaping, pest control, security and reserves. We did not read the budget, so confirm the list, and note that electricity and the interior HO-6 policy are not included.
No. The community page states none was created, and there is no CDD line on the tax bill. That removes one layer many Estero communities carry.
A condominium under Chapter 718. The state's register lists Rapallo One at 160 units recorded January 31, 2005. That means the Section 718.503 documents and the Section 718.116 estoppel apply, and the homeowners' association summary under Section 720.401 does not.
The declaration, articles, bylaws and rules, the annual financial statement and budget, the state's Frequently Asked Questions and Answers document and any milestone or reserve-study paperwork that applies, at the seller's expense, under Section 718.503(2).
The contract must say either that you received the documents more than 7 days, excluding weekends and holidays, before signing, or that you may cancel within 7 days after signing and receipt. The right ends at closing, and a waiver has no effect.
The association's written statement of what the seller owes, whether a transfer or capital contribution fee is due and whether board approval is required. The association must deliver it within 10 business days, and it is effective for 30 days if delivered by hand or electronically.
We could not confirm that from a record we read. The articles give the board power to approve transfers as the documents provide, and the estoppel asks the question in writing, so we ask the association before you offer.
Yes, with limits. The community page reports a maximum of three leases a year and minimum terms of 30 to 90 days, and the articles give the board power over occupancy. Confirm the current rules before you buy to rent.
No, according to the community page. That excludes a nightly-rental model, so the rental market is long-stay and seasonal.
Rapallo is a gated community with a main gate for vehicles and five resident-only pedestrian gates toward Coconut Point. A showing needs the gate told, and we arrange it.
FEMA Zone X at the four street points we checked, one of them a 0.2 percent annual chance area, on panel 12071C0591H effective November 17, 2022. Nearby water and drainage features are mapped as Zone AE, so check the specific building.
A lender generally does not require it in Zone X, but you may want it, and Citizens says flood coverage becomes required on its wind policies in phases from January 1, 2027. Ask an insurance agent for a quote at the building.
Air handler and water heater ages, windows and lanai, signs of water intrusion, the elevator if the building has one, the roof and paint schedule and the reserve balance. The buildings were built in 2005 and 2006, so systems are entering their replacement window.
They follow the assessed value, which can reset after a sale, so do not use the seller's bill. Ask the Lee County Tax Collector or your closing agent for an estimate at your purchase price, and ask the Property Appraiser about the homestead exemption.
In Lee County the seller customarily pays deed stamps, the owner's title policy and the estoppel, and the buyer pays recording, the lender's title policy, mortgage taxes and the reported $100 transfer and $100 application fees. The contract controls.
Yes. Since August 17, 2024 a buyer's agent needs a written agreement before touring, stating the compensation and that it is negotiable. We explain it before the first showing.
Compensation is negotiated. A seller may offer to pay or contribute, off the MLS, and what is not paid by the seller is your responsibility under the agreement. We work out how it fits your budget in advance.
It depends on the lender and on the condominium project's eligibility, and we did not verify any program's approval status for Rapallo One. Ask your lender at the start, and we coordinate the timing.
The Florida Housing Finance Corporation publishes first-time buyer and down payment programs with income and price limits. Ask a participating lender whether you qualify and whether a condominium is eligible.
Rapallo One has a $390,000 median on 24 closings and a 40.5-day median market time. The Enclave has $397,500 on 12 and a 21-day median. Tour a comparable plan in each, and see the Enclave buyer guide.
Yes. A cash purchase skips the lender's project review, the mortgage taxes and the appraisal, but the Section 718.503 documents, the estoppel and the inspection still apply.
That depends on your financing, the document review, the estoppel and any board approval. The estoppel is due within 10 business days of the request, and your lender's condominium review runs in parallel, so we plan the calendar backwards from your target date.
Yes. We tour by video, use electronic signing and remote closing, and coordinate the inspection and the association steps so you do not need to travel until you move in.
No separate membership: the community page states the club is included with each residence, with no equity fee. Ask the association whether guest and event use carries a charge.
No. The community page states that buyers of any age may purchase, and none of the records we read places an age restriction on Rapallo One.
We did not find a pet rule in a public record. Ask the association for the rules and regulations before making an offer, including limits on size and number.
The developer's archived pages describe reserved in-building parking in the terrace buildings and two-car attached garages in the carriage homes. Ask which space is assigned to the unit you are buying.
Rapallo One is in elementary Zone Q, middle Zone GG and high school South 3 on the district's 2026 to 2027 map, so Pinewoods Elementary, Three Oaks Middle and Estero High are among a family's ranked choices rather than assigned schools; confirm your address with the district's school locator. Lee County does not assign a school by address, so confirm the zones for the building with the district's school locator before relying on it.

These are the questions buyers ask when they must sell a home to buy in Rapallo One, answered from Florida rules and the Rapallo One record. Each answer names Rapallo One where it applies, and our Rapallo One seller guide has the sale side in full.
Value the home, decide whether to sell first or buy first, and line up the two closings. Start with the free home valuation or Call Jesse direct at (239) 898-6072, and we build the calendar with you.
Often yes, because a sold home gives you a firm budget. Where 22 of 24 recent Rapallo One closings sold below list, a buyer has room to negotiate, so waiting to buy after a sale need not cost you a home.
You can propose it, and a seller may accept, counter or decline. A contingency makes an offer weaker in a competitive moment and workable in a slower one, and we advise you on the Rapallo One market on the day.
That depends on your gain, your holding period and the home-sale exclusion. IRS Topic 701 and Publication 523 explain the rules, and your tax adviser applies them.
Florida allows portability of the assessment benefit within limits, and Section 193.155 sets the assessment limit. Ask the Lee County Property Appraiser how it applies to your move.
In Lee County the seller customarily pays deed stamps at $0.70 per $100, the owner's title policy, the estoppel if the home is in an association and a negotiated commission. Our Rapallo One seller guide shows a net sheet at $390,000 as an illustration.
The seller or the seller's agent requests it from the association, which must deliver within 10 business days. We order it when you list, so it does not hold your sale.
Often, by a written agreement with the buyer for a set period. It can bridge the gap between two closings, and we tell you the options.
We line up the dates so your sale proceeds fund your purchase, with the estoppels, the buyer's document review and your lender's condominium review planned backwards from the later closing. Both closings can use the same closing agent.
Call Marc at (239) 287-5873 or Jesse at (239) 898-6072. Questions about the declaration, rules or budget need the association's documents, which we help you request and read.

Every fact on this Rapallo One guide traces to a primary record below: Florida state records and statutes, Lee County and Village of Estero records, FEMA and federal sources, the National Association of REALTORS for the practice rules, the developer's own archived pages and dated local reporting. Parcel and sale facts come from the county roll and the MLS. No brokerage, listing portal or agent site is cited. Items without a link are records we hold and read, and are named so a reader can ask for them.
Rapallo One's key documents are published by the State of Florida, FEMA, Lee County and the federal government, and the table links each to its issuing authority. The recorded declaration of condominium is available through the Lee County Clerk's official records, and the budget, rules and estoppel come from the Rapallo One Association or its manager on request.
