Naples, Florida
Sell your Quail West home in Naples with a price built from your own section and county: 38 recorded sales, 42 MLS closings, the membership transfer terms, the 5-day Foundation notice and county net sheets, from McGreevy and Comisar.
By Jesse McGreevy and Marc Comisar, McGreevy and Comisar, Domain Realty Group. Updated November 2026 · Market data from Collier County and Lee County recorded sales through October 16, 2026 and a Southwest Florida MLS (Matrix) pull of July 8, 2026
Selling a Quail West home means selling one of 690 residential parcels inside one gated, member-owned club in North Naples, and the price a buyer pays starts with two facts about your parcel: whether it is an estate home or a villa, and which side of the Collier and Lee county line it sits on. Every address reads Naples 34119, yet the appraiser, the tax bill, the flood panel, the school district and the customary payer of the owner’s title policy all follow the county. Our Quail West community guide covers the club, the golf, the governance and the land. This page is the seller’s side of it, built section by section from both counties’ recorded sales and the MLS.
The short version: the two county appraisers recorded 38 qualified Quail West sales from October 17, 2025 to October 16, 2026, 32 estate homes at a $4,250,000 median and 6 villas at a $2,712,500 median. A separate Southwest Florida MLS (Matrix) pull of July 8, 2026 shows 42 closings in its own twelve-month window. The two records have different windows and filters and are never blended. For a number on your own home, read our Quail West home valuation guide, and if you will buy again after you sell, our guide to buying a home in Quail West. McGreevy and Comisar price a Quail West home by its product, section and county, never by a community median, and we assemble what a Quail West buyer asks for before the first showing: the membership transfer terms, the Foundation’s sale notice and certificate, the villa association’s estoppel, the flood result and the county closing math.
McGreevy and Comisar are the #5 real estate team in Florida (RealTrends 2026). With our Domain Realty Group team we have sold over $2.5 billion in real estate, and McGreevy and Comisar alone have over $900 million in personal sales. Jesse McGreevy has sold Southwest Florida real estate since 2004, and the two of us have worked together since 2008. Those are career totals, and they are the record we bring to a Quail West listing. For this page we tracked the 38 recorded Quail West sales in the two county files and the 42 Quail West closings in the MLS pull, row by row, before writing a sentence about price. Honors and recognition:
We read the Collier County and Lee County qualified sales files, the 42 MLS closing rows and 14 active listings in the July 8, 2026 pull, the club’s 2026-2027 Membership Benefits and Fees sheet, the recorded Fifth Amended and Restated Declaration, the club’s Rules and Regulations and both counties’ tax rolls. That is the file a buyer’s agent assembles during the inspection period; we assemble it before you list.
The club’s own page for real estate agents describes an in-gate sales group and states plainly that using it is “not required.” An owner may list with any licensed brokerage; the Foundation’s steps are the same.

These are the eight facts a Quail West seller needs in November 2026, each from a dated record: the Collier County and Lee County qualified sales files through October 16, 2026, the Southwest Florida MLS (Matrix) pull of July 8, 2026, the club’s 2026-2027 fee sheet, the recorded Declaration and Florida law, each explained below.
Selling in Quail West right now is a negotiated, section-by-section market: the Southwest Florida MLS (Matrix) pull of July 8, 2026 shows 42 Quail West closings in the twelve months to that date, a median of 73 days to contract, a 94.5% median sale-to-list ratio and 14 active listings, about 4.0 months of supply.
Data updated: recorded sales through October 16, 2026 (Collier County Property Appraiser and Lee County Property Appraiser sales files); MLS figures from a Matrix pull of July 8, 2026, labelled as such.
The table copies the MLS block exactly as the July 8, 2026 pull reported it. These are MLS figures for MLS closings in that window, not the county record, and they are not added to or averaged with the county figures further down.
| MLS measure (Southwest Florida MLS (Matrix), pull of July 8, 2026) | Quail West |
|---|---|
| Closed sales, July 8, 2025 to July 8, 2026 | 42 |
| Median sold price | $3,975,000 |
| Average sold price | $4,489,826 |
| Sold price range | $2,125,000 to $11,300,000 |
| Median list price of the closed sales | $4,395,000 |
| Median days to contract | 73 (average 106; 2 sold-data-entry rows carry no days figure) |
| Median sale-to-list ratio | 94.5% (average 93.7%) |
| Median sold price per MLS living square foot | $914 |
| Closings with 0 days to contract | 3 |
At the July 8, 2026 pull the MLS showed 14 active Quail West listings with a median list price of $3,922,500, an average of $4,539,929 and a list range of $2,750,000 to $8,795,000. The median active listing had been on the market 96.5 days, longer than the 73-day median it took the closed sales to reach a contract. That is about 4.0 months of supply in the MLS block’s own arithmetic, 14 actives against 42 closings over twelve months, a description of that inventory, not a forecast. A refreshed pull is queued.
Quail West buyers negotiate: the median closing came in at 94.5% of its last list price. Pace is wide, from 0 days for three closings to a 106-day average, so pace varied home by home. And the median active listing had already outlasted the median closing, so a new listing competes with homes buyers have seen for months.
Quail West homes sold for a $4,250,000 county median for estate homes and $2,712,500 for villas in the twelve months to October 16, 2026, but the section moves the number: Collier Phase 3 estate homes recorded at a $3,922,500 median, Collier Unit 1 at $5,600,000 and Lee Phase 2 at $4,500,000.
Data updated: recorded sales through October 16, 2026 (Collier County Property Appraiser and Lee County Property Appraiser sales files); MLS figures from a Matrix pull of July 8, 2026, labelled as such.
These are qualified, arm’s-length, improved sales above zero from both counties’ sales files, read over the same months so the two sides line up. A median per county heated square foot uses the Collier heated area and the Lee living area; both are called county heated square feet in these tables only.
| Product, county record, October 17, 2025 to October 16, 2026 | Sales | Median | Low | High | Median per county heated sq ft |
|---|---|---|---|---|---|
| Estate home | 32 | $4,250,000 | $3,210,000 | $11,300,000 | $1,019.59 |
| Villa | 6 | $2,712,500 | $2,655,000 | $3,375,000 | $881.39 |
Quail West has five sections a seller should name: Collier Unit 1 and its replats (195 parcels), Collier Phase 3 (272 parcels), the Lee Phase 2 estate plats (138 parcels), and two Lee County villa neighborhoods, La Caille (46) and Escala (39).
| Section, county record, October 17, 2025 to October 16, 2026 | Sales | Median | Low | High | Median per county heated sq ft |
|---|---|---|---|---|---|
| Estate homes, Collier Phase 3 | 18 | $3,922,500 | $3,550,000 | $8,125,000 | $1,056.80 |
| Estate homes, Collier Unit 1 | 7 | $5,600,000 | $3,210,000 | $11,300,000 | $970.53 |
| Estate homes, Lee Phase 2 | 7 | $4,500,000 | $3,950,000 | $7,500,000 | $825.61 |
| Villas, Escala (Lee) | 4 | $2,712,500 | $2,655,000 | $2,900,000 | $839.82 |
| Villas, La Caille (Lee) | 2 | listed below | $2,700,000 | $3,375,000 | listed below |
Two sales are too few for a median, so here they are. In February 2026 a La Caille Dr villa of 2,705 county heated square feet, built in 2011, recorded at $2,700,000 ($998.15 per county heated square foot). In May 2026 a La Caille Dr villa of 3,534 square feet, built in 2015, recorded at $3,375,000 ($955.01). Over 24 months La Caille recorded 7 sales at a $2,775,000 median.
The 24-month window, October 17, 2024 to October 16, 2026, doubles the sample and steadies the section medians. It is the window we lean on for La Caille and Escala, where twelve months holds only six villa sales.
| Section, county record, 24 months to October 16, 2026 | Sales | Median | Low | High | Median per county heated sq ft |
|---|---|---|---|---|---|
| Estate homes, all sections | 58 | $4,507,975 | $3,035,000 | $11,300,000 | $1,005.14 |
| Villas, both neighborhoods | 13 | $2,775,000 | $2,500,000 | $3,375,000 | $841.57 |
| Estate homes, Collier Phase 3 | 26 | $3,950,000 | $3,250,000 | $8,125,000 | $1,024.47 |
| Estate homes, Collier Unit 1 | 15 | $5,215,500 | $3,210,000 | $11,300,000 | $970.53 |
| Estate homes, Lee Phase 2 | 17 | $4,575,000 | $3,035,000 | $7,500,000 | $986.52 |
| Villas, Escala (Lee) | 6 | $2,812,500 | $2,655,000 | $3,000,000 | $881.05 |
| Villas, La Caille (Lee) | 7 | $2,775,000 | $2,500,000 | $3,375,000 | $829.10 |
The 60-month window, October 17, 2021 to October 16, 2026, holds 145 estate home sales at a $4,500,000 median and 35 villa sales at a $2,800,000 median. It spans very different years, so it describes the range of what Quail West homes have recorded at, not what a home is worth today.
| Section, county record, 60 months to October 16, 2026 | Sales | Median | Low | High | Median per county heated sq ft |
|---|---|---|---|---|---|
| Estate homes, Collier Phase 3 | 61 | $3,950,000 | $2,790,000 | $8,125,000 | $992.46 |
| Estate homes, Collier Unit 1 | 47 | $4,675,000 | $2,180,000 | $11,300,000 | $960.53 |
| Estate homes, Lee Phase 2 | 37 | $4,750,000 | $2,900,000 | $7,500,000 | $905.50 |
| Villas, Escala (Lee) | 16 | $2,712,500 | $1,950,000 | $3,300,000 | $914.24 |
| Villas, La Caille (Lee) | 19 | $2,975,000 | $2,000,000 | $3,500,000 | $887.25 |
Size explains less than sellers expect. The table groups the 24-month county sales by heated size band, for every band with two or more sales.
| Product and county heated size band, 24 months to October 16, 2026 | Sales | Low | Median | High |
|---|---|---|---|---|
| Estate home, 3,500 to 3,999 sq ft | 8 | $3,210,000 | $3,800,000 | $4,800,000 |
| Estate home, 4,000 to 4,499 sq ft | 9 | $3,600,000 | $4,515,950 | $4,850,000 |
| Estate home, 4,500 to 4,999 sq ft | 10 | $3,550,000 | $4,475,000 | $7,550,000 |
| Estate home, 5,000 to 5,499 sq ft | 12 | $3,250,000 | $4,145,000 | $8,125,000 |
| Estate home, 5,500 to 5,999 sq ft | 6 | $3,035,000 | $6,150,000 | $6,345,000 |
| Estate home, 6,000 to 6,499 sq ft | 4 | $3,725,000 | $6,062,500 | $7,850,000 |
| Estate home, 6,500 to 6,999 sq ft | 3 | $4,100,000 | $5,600,000 | $6,500,000 |
| Estate home, 8,000 to 8,499 sq ft | 2 | $7,500,000 | $9,400,000 | $11,300,000 |
| Villa, 2,500 to 2,999 sq ft | 2 | $2,700,000 | $2,800,000 | $2,900,000 |
| Villa, 3,000 to 3,499 sq ft | 9 | $2,500,000 | $2,725,000 | $3,150,000 |
| Villa, 3,500 to 3,999 sq ft | 2 | $2,800,000 | $3,087,500 | $3,375,000 |
Inside the 5,000 to 5,499 square foot band, estate homes recorded anywhere from $3,250,000 to $8,125,000. Size did not set those prices; the section, the year built, the lot, the frontage and the finish did. That is why we price a Quail West estate home from the closest sales in its own section and size band, then read each comparable for the factors the county file cannot show.
The deed record and the MLS differ in Quail West because they count different things over different windows: the two county appraisers recorded 38 qualified sales from October 17, 2025 to October 16, 2026, while the Southwest Florida MLS (Matrix) pull of July 8, 2026 shows 42 closings from July 8, 2025 to July 8, 2026.
Data updated: recorded sales through October 16, 2026 (Collier County Property Appraiser and Lee County Property Appraiser sales files); MLS figures from a Matrix pull of July 8, 2026, labelled as such.
| Measure | County record (Collier and Lee appraisers) | MLS record (Southwest Florida MLS (Matrix)) |
|---|---|---|
| Window | October 17, 2025 to October 16, 2026 | July 8, 2025 to July 8, 2026 |
| What counts | Qualified, arm’s-length, improved sales above zero, recorded in either county | MLS closings under the Quail West development name, including sold-data-entry rows |
| Sales | 38 (32 estate homes, 6 villas) | 42 |
| Median | Estate home $4,250,000; villa $2,712,500 | $3,975,000, all closings |
| Per square foot | Per county heated square foot | $914 per MLS living square foot |
| Days to contract and sale-to-list | Not recorded | 73 days; 94.5% |
The windows overlap for about nine months. The county file keeps only qualified arm’s-length improved sales, while the MLS includes sold-data-entry closings never marketed on the MLS, and a closing records in the county weeks later, so one sale can fall inside one window and outside the other. Neither number is wrong; each carries its own label.
Quail West sellers get the most accurate price when it is built from their own section’s recorded sales, their county’s closing customs and their membership’s transfer terms. As Top 1% Real Estate Agents Nationally Since 2008, we will send you the Quail West sales that compete with your home. County heated area and MLS living area are measured by different people for different purposes, so a county figure per heated square foot and an MLS figure per living square foot are never compared with each other. Inside the county record alone, estate home sales in the twelve months ran from $416.58 to $1,582.59 per county heated square foot. A per-foot figure is a description of past sales, not a value for your floor plan.
You should price a Quail West estate home or villa from the recorded sales in its own section, county and size band, then read each comparable for year built or rebuilt, lot, frontage, builder, renovation and roof, because the county file shows estate home prices from $3,210,000 to $11,300,000 in twelve months.
Data updated: recorded sales through October 16, 2026 (Collier County Property Appraiser and Lee County Property Appraiser sales files); MLS figures from a Matrix pull of July 8, 2026, labelled as such.
Collier Phase 3 is Quail West’s busiest section: 18 county-recorded sales in twelve months at a $3,922,500 median, on Highcroft Dr, Sunnyslope Dr, Cortland Way, Freemont Dr, Tamworth Ct and Burnham Rd, from $3,550,000 to $8,125,000. The sales ran from 3,482 to 6,021 county heated square feet and from a 2003 build to a 2025 build. With that many sales, a Phase 3 home usually has same-street, same-size comparables, and the spread between them is the conversation: the seven Phase 3 sales with a recorded year built of 2020 or later ran from $3,825,000 to $8,125,000. We name the reasons a comparable sits where it does and do not invent a dollar adjustment for them.
Collier Unit 1 and its replats hold the clubhouse parcel and a wide mix of estate lots. Seven sales recorded in twelve months at a $5,600,000 median, from $3,210,000 to $11,300,000, on Brynwood Dr, Groveland Ter and Burnham Rd, built from 1994 to 2023 and from 3,840 to 9,962 county heated square feet. Seven sales across that spread are not a market median for your home. Unit 1 pricing reads each sale one by one: a 9,962 square foot 2002 home on Brynwood Dr recorded at $4,150,000, while a 4,995 square foot 2023 home on the same street recorded at $7,500,000.
The Lee Phase 2 estate plats recorded 7 sales in twelve months at a $4,500,000 median, from $3,950,000 to $7,500,000, on Williston Way, Pondview Cir, Cavell Ter, Somers Dr and Blaisdell Dr. Over 24 months the section shows 17 sales at a $4,575,000 median. A Lee Phase 2 seller prices against Lee Phase 2 sales first, because the buyer’s tax bill, closing customs and school district are Lee County’s, and then against Collier sales of the same size and age as a check.
La Caille is a Lee County villa neighborhood of 46 homes on La Caille Dr with its own neighborhood association on top of the Foundation. With 2 sales in twelve months, at $2,700,000 and $3,375,000, we price from the 7 sales over 24 months (a $2,775,000 median, $2,500,000 to $3,375,000) and from the size of your floor plan, then confirm the association’s own dues and rules, which are not published.
Escala is a Lee County villa neighborhood of 39 homes on Blaisdell Dr, built by Stock Development, with its own neighborhood association. Four sales recorded in twelve months at a $2,712,500 median, from $2,655,000 to $2,900,000, all between 3,148 and 3,238 county heated square feet and built from 2014 to 2016. Escala’s floor plans are close in size, so its comparables are unusually direct, and small differences in condition and outlook decide the spread.
Quail West was built over three decades, and older lots are often rebuilt. In the twelve-month county list, the 19 estate homes with a recorded year built of 2015 or later sold at a median of $1,068.54 per county heated square foot, and the 13 built before 2015 at $760.94 (our arithmetic from the county list). That gap mixes section, size and lot as well as age, so we never apply it as a formula; it is the reason we read the year built, and any rebuild, for every comparable.
Golf or lake frontage, preserve views, lot size and shape, builder, renovation scope and date, roof age and type, impact-rated openings and the membership that transfers with the home all move a Quail West price. The county file records none of them, so we name each one for your home and for every comparable, and show you the sales they explain, rather than putting an invented dollar figure on a view.
The county line changes almost everything administrative about a Quail West sale: Collier Unit 1 and Collier Phase 3 parcels are taxed, appraised and mapped by Collier County, while the Lee Phase 2 estate plats, La Caille and Escala are Lee County parcels inside the City of Bonita Springs, even though every address reads Naples 34119.
| Item | Collier side (Unit 1, Phase 3) | Lee side (Phase 2, La Caille, Escala) |
|---|---|---|
| Residential parcels | 467 (195 Unit 1, 272 Phase 3) | 223 (138 Phase 2, 46 La Caille, 39 Escala) |

| Property appraiser | Collier County Property Appraiser | Lee County Property Appraiser |
| Taxing area | Millage Area 98, 2026 total 9.3696 mills | City of Bonita Springs, Taxing District 017 |
| Owner’s title policy, by custom | Buyer pays and chooses the agent | Seller pays and chooses the agent |
| Public schools | Collier County Public Schools | School District of Lee County |
| Flood map | Collier panels 12021C0205H and 12021C0211H | Lee County panels; confirm by address |
| Mailing address | Naples 34119 | Naples 34119 (6 Lee parcels read 34110) |
A Collier-side owner receives a Collier County tax bill; all 497 Collier-roll Quail West parcels, homes and common tracts together, sit in Millage Area 98, whose certified 2026 total is 9.3696 mills, against 9.5058 in 2025. That is $9,369.60 per $1,000,000 of taxable value for 2026 before any non-ad valorem charges (our arithmetic). All 240 Lee-roll Quail West parcels carry Taxing District 017, City of Bonita Springs and the Bonita Springs Fire District, so a Lee-side home is not in unincorporated Lee County. The Lee levies we could verify for 2025-26, Lee County 3.7623, the Lee library levy 0.4218 and the City of Bonita Springs 0.8470, add to 5.0311 mills (our arithmetic); the Lee school, fire and water management levies were not verified, so we print no Lee total.
Florida law does not assign the owner’s title policy; county custom does. A Florida title and law firm, Barnes Walker, lists Collier as a county where the buyer pays and chooses the title agent and Lee as one where the seller pays and chooses, and a board-certified real estate attorney’s column describes the same Lee custom. For a Quail West seller that means a Lee-side contract customarily puts the owner’s title premium on your side of the closing statement, and a Collier-side contract customarily puts it on the buyer’s. These are customs, not laws, and the contract controls.
School assignments are a fact buyers check, and they split at the county line. Collier-side homes are served by Collier County Public Schools; our guide names the candidate Collier schools and the district’s locator decides by address. Lee-side homes are in the School District of Lee County, whose high school list places Bonita Springs High School and Estero High School in zone S-3 and Bonita Springs Middle Center for the Arts in zone GG; the per-address assignment comes from the district’s enrollment zone tool.
Lee-side Quail West homes are inside the City of Bonita Springs for taxes and zoning, so a buyer comparing them with other Bonita Springs golf communities is comparing like with like on the tax bill, though the mailing address says Naples. We say so in the listing.
A Quail West buyer asks first what the mandatory House Membership will cost at closing and every year, whether your membership transfers with the home, which county the parcel is in and what flood zone the address carries, so the seller with those answers in writing controls the negotiation.
Every Quail West owner must hold at least a House Membership, a covenant that runs with the land under Declaration section 8.2. On the 2026-2027 fee sheet a new House Membership costs a $100,000 initiation, $13,100 in annual operating dues and $1,500 in annual capital dues; Full Golf is $250,000, $24,940 and $2,000, “Subject to Availability.” When a transferable membership passes with the home, the buyer pays a transfer fee instead of a new initiation: $10,000 for House and $25,000 for Golf, and the capital dues double to $3,000 or $4,000. For the buyer, a transferable Golf Membership passing with the home replaces a $250,000 initiation with a $25,000 transfer fee, a $225,000 difference (our arithmetic from the fee sheet).
The recorded Declaration gives a seller with a Transferable Golf Membership a choice at closing: transfer it through the Foundation to the buyer, resign it to the Resign List, convert it to a non-transferable non-residential golf membership if one is available, or keep it if you own another lot. A Transferable House Membership may transfer to the buyer, revert to the Foundation with no refund, or convert. A non-transferable membership reverts to the Foundation with no refund. The club’s fee sheet notes that new memberships now sold are non-redeemable and non-transferable, so the category on your membership certificate matters. Confirm it with the Foundation’s membership office at (239) 593-4190 before you list.
A resigned Transferable membership goes on the Resign List and is reissued in order; on reissue, the Declaration says the Foundation pays the resigned member the then-current Membership Fee for that category, less the Transfer Fee and anything owed. Until then the resigned member keeps paying dues and assessments for up to 12 months, and the club’s Rules waive that 12-month requirement when a golf waitlist exists. Under the Rules, a mandatory Golf member pays dues until the property sale is concluded. We put the choice, and its cost to you, in writing before the listing goes live.
A buyer must apply for membership, and the Declaration lets the Board run a credit check and a background check and approve or disapprove within 30 days of the seller’s notice; its determination to deny is “final, and not subject to review.” That timeline belongs in the contract’s closing date.

| Are the assessments paid? | Foundation certificate and estoppel; for La Caille or Escala, the neighborhood association’s estoppel too | Declaration 10.1; section 720.30851 |
| Which county and tax bill? | Collier Millage Area 98 or City of Bonita Springs, Lee County | County rolls |
| What flood zone? | FEMA result for the address and panel | FEMA Map Service Center |
| Can I lease it? | 180-day minimum, 30 days’ notice, at most two leases a year | Declaration 7.36; Rules |
| Can I renovate? | Architectural review requirement and current guidelines from the Foundation | Declaration; Rules |
The recorded Declaration sets Quail West’s leasing rules: 30 days’ written notice to the Foundation, a minimum term of 180 days, the whole home only, and no duty on the Foundation to approve a third lease of the same home in a calendar year. The Declaration gives the Foundation 15 business days to decide, while the club’s Rules say 7, so allow 15. A tenant may use the owner’s membership only on a lease of at least 180 days, with Board approval and a fee the Board sets.
Any exterior construction, renovation or significant landscaping change at Quail West needs Architectural Review Board approval, so a seller with recent work should have the approvals and permits ready for the buyer’s inspector and lender.
Flood zones in Quail West are set address by address: FEMA’s National Flood Hazard Layer shows the community predominantly in Zone X, with scattered Zone AH pockets along lakes, water-management areas and preserve edges, so two Quail West homes on the same street can carry different designations and different insurance requirements.
Our Quail West community guide’s check of FEMA’s flood hazard layer across sample points in Quail West found mostly Zone X, an area of minimal flood hazard, with Zone AH pockets, a shallow-ponding designation, near the lakes and preserves; the clubhouse sample sat close enough to a boundary to return a mixed result. FEMA describes Zones A, AE, AH, AO, AR and A99 as high-risk flood areas where flood insurance is mandatory for government-backed mortgages, and Zone X as lower risk “though not entirely without risk.”
The Collier side sits on FIRM panels 12021C0205H and 12021C0211H, effective May 16, 2012. The Lee side, all 223 residential parcels of Phase 2, La Caille and Escala, sits on Lee County panels, and we confirm the panel for each Lee-side address at FEMA’s Map Service Center rather than assume it. Collier County’s Floodplain Management office expects a Physical Map Revision to be adopted between August and October 2026, so the effective map on your listing date is the one we print.
A Zone X result removes the federal purchase requirement for a buyer’s lender; a Zone AH result adds it. FEMA reports that $3.8 billion of the 2024 flood damage occurred in communities not considered high-risk, which is why Quail West buyers price voluntary flood coverage in Zone X as well. We look up your address before listing and put the zone, the panel and any elevation certificate you hold in the packet.
The National Weather Service placed Hurricane Ian’s surge flooding over most of Collier County south and west of US 41, a pathway that does not reach Quail West’s inland position; wind was the defining exposure. Insurers price the roof, the roof-to-wall connections and the openings from Florida’s wind-mitigation form, so a current inspection is one of the most useful documents a seller can hand over.
A Quail West seller owes the Foundation written notice within 5 days of signing a contract, the Foundation’s estoppel, a villa association’s estoppel where it applies, the section 720.401 summary before the buyer signs, and the tax and flood disclosures; this is information, not legal advice, so confirm each with your closing agent or attorney.
Declaration section 10.1(a) requires the owner to notify the Foundation in writing within five days after signing a purchase agreement, with the buyer’s name and address, the estimated closing date and a completed membership application. If notice is not given, section 10.1(c) says the transfer “shall be null, and void” and the owner is not relieved of amounts due. We calendar the notice the day the contract is signed.
The Declaration requires the Foundation to furnish the owner and the buyer a written certificate stating whether assessments have been paid, and allows it to charge the owner a fee for processing the sale in an amount the Board sets, subject to the law. The fee is the seller’s under section 10.1(a); its amount is not published in the documents we read, so it comes from the Foundation’s estoppel. Estoppel requests go to the Foundation’s membership office.
Florida caps what an association can charge for the estoppel certificate a sale needs: no more than $299 on a current account, plus $119 if it is rushed within 3 business days and up to $179 more if the account is delinquent (Florida DBPR’s adjusted amounts under sections 720.30851 and 718.116, next update due by July 1, 2027). The association must deliver it within 10 business days of the request. A Quail West estate home needs the Foundation’s; a La Caille or Escala villa needs its neighborhood association’s as well, and those associations’ own assessments and fees are not published.
Section 720.3085(2)(b) makes a buyer jointly and severally liable with the seller for all unpaid assessments that came due up to the transfer of title. That is why the buyer’s closing agent will not close without current certificates, and why any unpaid Foundation or neighborhood charge is paid from the seller’s proceeds at closing.
Quail West is governed under Chapter 720, Florida Statutes; the club’s Rules cite the Chapter 720 definition of official records, and there is no condominium in the community. Section 720.401 requires that a prospective parcel owner be presented a disclosure summary before executing the contract for sale; if it is not, the buyer may void the contract within 3 days after receiving it or before closing, whichever occurs first, a right that cannot be waived and ends at closing. On a resale the summary comes from the seller’s side, so we attach it to the offer package.
Section 689.261 requires the residential contract to warn that the buyer should not rely on the seller’s current property taxes as the amount the buyer may owe in the year after purchase. In Quail West the buyer’s bill also depends on which county taxes the parcel.
Section 689.302, effective October 1, 2024 and amended effective October 1, 2025, requires a seller of residential property to complete and give the buyer a flood disclosure at or before the time the contract is signed. It asks whether you know of flood damage during your ownership, whether you filed a flood insurance claim, including with the NFIP, and whether you received federal flood assistance, including from FEMA. It states your history, not your zone.
Florida’s section 689.28 bars most private transfer fee covenants recorded after July 1, 2008, but expressly excludes fees payable to a homeowners’ or property owners’ association under its declaration. The Foundation’s lot transfer fee of one half of 1% of the price is an association charge set by its documents (our reading of the exemption; not legal advice).
Selling a Quail West home costs deed stamps of $0.70 per $100, a negotiated commission, one or two estoppels, the Foundation’s processing fee, prorations and, on the Lee side, the owner’s title policy by custom; on our illustrative sheets the listed seller lines come to about 5.7% of price before payoff and unpublished items.
Data updated: recorded sales through October 16, 2026 (Collier County Property Appraiser and Lee County Property Appraiser sales files); MLS figures from a Matrix pull of July 8, 2026, labelled as such.
Florida’s documentary stamp tax on a deed is 70 cents on each $100 of the price in every county except Miami-Dade, and by custom the seller pays it in both Collier and Lee. The owner’s title policy follows the county: the buyer customarily pays on the Collier side and the seller on the Lee side. The buyer pays the lender’s costs on any new loan, including note stamps of 35 cents per $100 of the loan and intangible tax of 2 mills. Commissions are negotiable and not set by law, and since August 17, 2024 an offer of compensation to a buyer’s agent can no longer appear on the MLS.
The sheets use a $2,750,000 Lee-side villa, near the $2,712,500 twelve-month villa median; a $4,250,000 Collier-side estate home, the twelve-month estate home median; and a $4,500,000 Lee-side estate home, the Lee Phase 2 twelve-month median. They apply the statutory deed stamp rate, the $299 state cap for each estoppel on a current account and an illustrative total commission of 5.0%. The 5.0% is a labelled example for arithmetic, not our rate and not a recommendation; your commission is negotiated with us before you list. All figures are our arithmetic.
| Seller line (illustrative) | Lee-side villa | Collier-side estate home | Lee-side estate home |
|---|---|---|---|
| Illustrative sale price | $2,750,000 | $4,250,000 | $4,500,000 |
| Deed stamps at $0.70 per $100 | $19,250 | $29,750 | $31,500 |
| Illustrative commission at 5.0% | $137,500 | $212,500 | $225,000 |
| Estoppels at the $299 cap | $598 (Foundation and villa association) | $299 (Foundation) | $299 (Foundation) |
| Owner’s title policy | Seller’s by Lee custom; premium quoted by your title agent, not computed here | Buyer’s by Collier custom; not a seller line | Seller’s by Lee custom; premium quoted by your title agent, not computed here |
| Foundation sale processing fee | Seller’s; amount set by the Board, on the estoppel | Seller’s; amount set by the Board, on the estoppel | Seller’s; amount set by the Board, on the estoppel |
| Listed seller lines | $157,348 | $242,549 | $256,799 |
| Listed lines as a share of price | 5.72% | 5.71% | 5.71% |
| Before payoff, prorations and unlisted items | $2,592,652 | $4,007,451 | $4,243,201 |
Florida’s owner’s title premium is a promulgated rate set by rule, and a title agent quotes it from the price. We have not verified the current rate table for this page, so we do not print a premium; on a Lee-side Quail West sale your title agent’s quote fills that line, and on the Collier side the line belongs to the buyer by custom. The contract can move it either way.
The buyer’s side of a Quail West closing carries the club and Foundation charges the Declaration places on the purchasing owner: the membership transfer fee ($10,000 House or $25,000 Golf) when a transferable membership passes, or a new initiation; the working fund contribution of two months of Regular Assessments, about $1,461.67 if the $8,770 Master HOA is the whole Regular Assessment (our arithmetic; the basis is not confirmed); and the lot transfer fee of one half of 1% of price, $13,750 at $2,750,000, $21,250 at $4,250,000 and $22,500 at $4,500,000 (our arithmetic). The lot transfer fee falls on the purchasing owner under our reading of Declaration section 9.3, and the contract can reallocate it; confirm on the estoppel.
Florida property taxes are paid in arrears, so the seller credits the buyer for the days of the year before closing. As an illustration only, on the Collier side at the 2026 total of 9.3696 mills, each $1,000,000 of taxable value carries $9,369.60 a year, and a closing after the first 90 days of a year would mean a seller credit of about $2,310.31 per $1,000,000 of taxable value (our arithmetic; the next year’s millage and your taxable value will differ). On the Lee side the total millage was not verified, so your closing agent prices that credit from the tax bill. The Foundation bills Regular Assessments quarterly in advance, $2,192.50 a quarter if the $8,770 Master HOA is the whole assessment (our arithmetic), and the club bills dues annually and calls them non-refundable, so how a paid quarter or season is shared is a contract term we set up front.
Quail West buyers usually compare it with a short list of Naples and Bonita Springs golf communities, and our guide’s comparison is the honest frame: Quail West is a member-owned, debt-free 36-hole club with a mandatory House Membership, while Mediterra, Talis Park, TwinEagles, Grey Oaks, Bonita Bay Club and Quail Creek each trade differently on age, location and membership.
The table carries only what our Quail West guide states about each community. It compares structure, not prices; no sales figures from these communities are drawn from the same record, so we do not set them side by side.
| Community | Golf, as our guide describes it | Structure and history, as our guide describes it | Location, as our guide describes it |
|---|---|---|---|
| Quail West | 36 holes, two Arthur Hills courses, both reconstructed by J. Drew Rogers | Member-owned and debt-free; House Membership mandatory, Full Golf subject to availability | North Naples, straddling the Collier and Lee line |
| Mediterra | Two Tom Fazio courses, plus a private Gulf-front beach club | Golf and Limited Golf at capacity with a waiting list; new buyers often enter through Sports and Beach or Lifestyle, or a golf-member resale | North Naples |
| Talis Park | Course by Greg Norman and Pete Dye, launched in 2005 as Tuscany Reserve | Relaunched by Kitson and Partners in 2012, clubhouse village opened 2015, working toward member ownership | North Naples |
| TwinEagles | 36 holes, Jack Nicklaus’s Talon and Steve Smyers’s Eagle, plus an 18-hole putting course | Markets a low-density advantage on 1,115 acres | ZIP 34120, adjacent to North Naples |
| Grey Oaks | Three courses on more than 300 acres | Established in 1993; an older, in-town alternative | In town, Naples |
| Bonita Bay Club | Five courses on 2,400 acres, about half preserved as natural habitat | A 2,400-acre master-planned community | Bonita Springs, Lee County |
| Quail Creek Country Club | Two Arthur Hills courses | One of the original member-owned private clubs in Naples, opened 1984, 291 estate homes | Naples |
Our guide’s comparison gives the Quail West seller three honest answers. Against Mediterra, Quail West offers a direct House-to-Golf pathway and transferable memberships on some resales, but no beach club; Quail West’s planned beach club was never built. Against Talis Park, Quail West’s club is already member-owned and debt-free. Against Bonita Bay and other Lee County clubs, a Lee-side Quail West home shares the Lee County tax and school framework while keeping a Naples club address. A listing that answers those three questions in its description is ready for the buyer’s short list.
Our seller guides for Tiburon, a Naples golf community, for Bonita Bay, a Bonita Springs golf community and for selling a home anywhere in Naples follow the same method, each built from its own record.
Quail West sales recorded in every month from November 2025 through August 2026 in the two county files, peaking at 7 in April 2026 and 6 in May, with none from September 1 to October 16, 2026; recording follows the contract by weeks, so the recording month is not the contract month.
Data updated: recorded sales through October 16, 2026 (Collier County Property Appraiser and Lee County Property Appraiser sales files); MLS figures from a Matrix pull of July 8, 2026, labelled as such.
| Month recorded | Qualified Quail West sales, both counties |
|---|---|
| November 2025 | 5 |
| December 2025 | 2 |
| January 2026 | 4 |
| February 2026 | 3 |
| March 2026 | 3 |
| April 2026 | 7 |
| May 2026 | 6 |
| June 2026 | 3 |
| July 2026 | 3 |
| August 2026 | 2 |
These are the 38 sales in the twelve-month county window. Ten months is too short a record to call a best month, and we do not. What the table supports is narrower: Quail West deeds recorded steadily through the winter and spring of 2026, and fewer recorded in the summer.
The county record by calendar year shows how many Quail West homes recorded and at what median, but each year’s mix of sections, sizes and new homes differs, so a change in the median is not a change in any one home’s value.
| Year | Qualified sales | Estate homes | Estate home median | Villas | Villa median |
|---|---|---|---|---|---|
| 2021 | 70 | 59 | $2,900,000 | 11 | $1,700,000 |
| 2022 | 35 | 26 | $3,975,000 | 9 | $2,850,000 |
| 2023 | 31 | 25 | $5,500,000 | 6 | $2,750,000 |
| 2024 | 39 | 32 | $5,057,750 | 7 | $3,183,000 |
| 2025 | 34 | 28 | $4,532,975 | 6 | $2,850,000 |
| 2026, to October 16 | 31 | 25 | $4,100,000 | 6 | $2,712,500 |
We time a Quail West launch to your dates, the competing listings and the Foundation’s 30-day approval window, not to a calendar rule.
We negotiate a Quail West sale from the record a buyer’s agent will cite: the July 8, 2026 MLS pull’s 94.5% median sale-to-list and 73 median days to contract, and the county’s repeat sales, which show Quail West homes reselling both above and below their earlier prices.
Data updated: recorded sales through October 16, 2026 (Collier County Property Appraiser and Lee County Property Appraiser sales files); MLS figures from a Matrix pull of July 8, 2026, labelled as such.
A 94.5% median sale-to-list ratio means the typical Quail West closing in the MLS window gave up 5.5% from its last list price (our arithmetic). Three closings in that window took 0 days to reach a contract, and the average was 106 days. We price from your section’s sales so the listing competes from its first week rather than becoming the long-listed comparison buyers cite. We set the price with you, then hold it with the record.
The county record pairs Quail West parcels that sold twice. We tracked 32 pairs whose later sale recorded from November 2025 through August 2026; of those, 28 recorded above the earlier price and 4 below (our count from the county list). The four lower ones, all listed:
| Section | Street | Earlier sale | Later sale | Change |
|---|---|---|---|---|
| Estate homes, Collier Unit 1 | Brynwood Dr | February 2023, $6,900,000 | November 2025, $6,125,000 | -11.2% |
| Estate homes, Lee Phase 2 | Williston Way | April 2025, $4,725,000 | July 2026, $4,300,000 | -9.0% |
| La Caille (Lee) | La Caille Dr | April 2024, $3,500,000 | May 2026, $3,375,000 | -3.6% |
| Escala (Lee) | Blaisdell Dr | May 2023, $2,750,000 | April 2026, $2,725,000 | -0.9% |
And a few of the higher ones from the same months: a Cavell Ter estate home went from $3,700,000 in March 2022 to $4,100,000 in April 2026 (+10.8%), a Highcroft Dr home from $3,250,000 in July 2021 to $3,600,000 in February 2026 (+10.8%), and a Highcroft Dr home from $5,850,000 in November 2023 to $6,175,000 in November 2025 (+5.6%). A pair can also mislead: when the later sale carries a newer year built in the county file, the two prices may not describe the same house.
A transferable Golf Membership that passes with the home spares the buyer a $250,000 initiation for a $25,000 transfer fee, and a transferable House Membership spares a $100,000 initiation for $10,000 (fee sheet 2026-2027). Whether yours transfers, and on what terms, belongs in the listing and in the counteroffer, never in a surprise at the estoppel.

These are the questions Quail West sellers ask most, answered with the Collier and Lee county sales files through October 16, 2026, the Southwest Florida MLS (Matrix) pull of July 8, 2026, the club’s 2026-2027 fee sheet, the recorded Declaration and Florida law. Each answer names its record.

It depends on the product, section and size. County medians for the twelve months to October 16, 2026 were $3,922,500 in Collier Phase 3, $5,600,000 in Collier Unit 1, $4,500,000 in Lee Phase 2 and $2,712,500 in Escala. Request a figure through our Quail West home valuation guide.
The Collier and Lee appraisers recorded 38 qualified sales from October 17, 2025 to October 16, 2026: 32 estate homes and 6 villas. The Southwest Florida MLS (Matrix) pull of July 8, 2026 shows 42 closings in its own twelve months. The two records are never added.
In the MLS pull of July 8, 2026, the median closing reached a contract in 73 days, the average in 106, and three took 0 days. The median active listing had been on the market 96.5 days.
The MLS median sale-to-list ratio was 94.5% in the twelve months to July 8, 2026, with an average of 93.7%. The ratio compares the closing price with the last list price, so it measures negotiation, not value.
At the MLS pull of July 8, 2026 there were 14 active listings, a median list price of $3,922,500 and a range of $2,750,000 to $8,795,000, about 4.0 months of supply. Listings change daily, and a refreshed pull is queued.
Yes. The county sets your appraiser, tax bill, flood panel, school district and the customary payer of the owner’s title policy. Collier Unit 1 and Phase 3 are Collier; Lee Phase 2, La Caille and Escala are Lee. Your tax bill names the county.
By custom, the buyer on the Collier side and the seller on the Lee side, and whoever pays usually chooses the title agent. These are customs, not laws; the contract controls. Our Lee-side net sheets show the title line as yours.
Seventy cents per $100 of the price, paid by the seller by custom in both counties: $19,250 at $2,750,000, $29,750 at $4,250,000 and $31,500 at $4,500,000 (our arithmetic). The buyer pays note stamps and intangible tax on any new loan.
On our illustrative net sheets the listed seller lines, deed stamps, a labelled 5.0% example commission and estoppels, come to about 5.7% of price, before payoff, prorations, the Foundation’s processing fee and, on the Lee side, the owner’s title premium.
There is no standard or legally set rate; commissions are negotiable. Our net sheets use a 5.0% total only as a labelled example for arithmetic. We agree your commission with you in writing before you list.
No. Since August 17, 2024, offers of compensation can no longer appear on the MLS, and buyers sign a written agreement with their agent before touring. A seller can still offer compensation or a concession off the MLS or in the contract.
It depends on its category. Under the recorded Declaration, a Transferable Golf Membership may pass to the buyer, be resigned to the Resign List, be converted, or be kept if you own another lot; a non-transferable membership reverts to the Foundation with no refund. Confirm your category at (239) 593-4190.
If it is a Transferable Golf Membership, yes, through the Foundation and subject to the Board’s approval of the buyer. The buyer pays a $25,000 transfer fee instead of the $250,000 initiation on the 2026-2027 fee sheet, a $225,000 difference (our arithmetic).
The buyer. Declaration section 8.4(e) says the successor owner pays the Transfer Fee to the Foundation before the membership is reissued. On the 2026-2027 sheet it is $10,000 for a House Membership and $25,000 for Golf. The contract can reallocate it.
Only in some cases. A resigned Transferable membership is refunded on reissue from the Resign List at the then-current Membership Fee less the Transfer Fee and amounts owed. A non-transferable membership reverts with no refund. The club’s sheet says new memberships are non-redeemable.
Yes. The 2026-2027 fee sheet doubles the annual capital dues on a transferred existing membership: $3,000 instead of $1,500 for House, and $4,000 instead of $2,000 for Golf. The member holding the transferred membership, the buyer, pays them.
The fee sheet sets it at one half of 1% of the price but does not name a payer. Declaration section 9.3 places the transfer-related charges on the purchasing owner, so on our reading the buyer pays, unless the contract shifts it. Confirm on the estoppel.
A buyer payment of two months of Regular Assessments, due when title is conveyed, under Declaration section 9.3. If the $8,770 Master HOA is the whole Regular Assessment, it is about $1,461.67 (our arithmetic; the basis is not confirmed).
Yes, within five days, in writing, with the buyer’s name and address, the estimated closing date and a completed membership application, under Declaration section 10.1(a). Without notice, the Declaration says the transfer is “null, and void.”
Yes. The buyer applies for membership, and the Declaration lets the Board run a credit check and a background check and approve or disapprove within 30 days of your notice. A denial is final and not subject to review, so we confirm approval before the closing date.
Yes, from the Foundation, and for a La Caille or Escala villa also from that neighborhood association. It states what is paid and owed at closing.
Florida DBPR’s adjusted caps are no more than $299 on a current account, plus $119 if rushed within 3 business days and up to $179 more if delinquent. The association must deliver it within 10 business days of the request.
Not published. La Caille at Quail West Neighborhood Association and Escala at Quail West Neighborhood Association each sit on top of the Foundation, and their assessments, estoppel fees and any transfer charges were not in the documents we read. Each association’s estoppel states them.
Before signing the contract. Section 720.401 requires that a prospective parcel owner be presented the summary before executing the contract; otherwise the buyer may void within 3 days of receiving it or before closing. This is information, not legal advice; ask your closing agent or attorney.
No. Quail West is governed under Chapter 720 by Quail West Foundation, Inc., with La Caille and Escala neighborhood associations on top. There is no condominium, so no condominium resale cancellation period and no milestone or structural reserve study rule applies.
No. Our guide found no Community Development District for Quail West in Collier County’s PUD list, and the club describes its amenities as member-owned and debt-free. Our guide found no CDD bond debt layered onto ordinary county property taxes.
It depends on the address. FEMA’s map shows Quail West mostly in Zone X with Zone AH pockets near lakes and preserves. The Collier side sits on panels 12021C0205H and 12021C0211H; Lee-side addresses are checked on Lee County panels at FEMA’s Map Service Center.
Section 689.302 requires a written flood disclosure at or before the contract: whether you know of flood damage during your ownership, any flood insurance claim and any federal flood assistance. It states your history, not the zone.
Usually. Florida reassesses at just value as of January 1 of the year after a change of ownership, and section 689.261 requires the contract to warn the buyer not to rely on the seller’s current taxes.
Collier Millage Area 98 totals 9.3696 mills for 2026, against 9.5058 for 2025: $9,369.60 per $1,000,000 of taxable value before non-ad valorem charges (our arithmetic). The Lee side’s total millage was not verified, so we print the verified levies only.
The record names no best month. County sales recorded in every month from November 2025 through August 2026, peaking at 7 in April 2026, and deeds record weeks after the contract. We time a launch to your dates and the competing listings.
Price both. The county list shows estate homes built from 1994 to 2025 selling across a wide per-foot range, and buyers weigh age, roof and openings. We show you the sales of similar-age homes in your section before you spend, and an as-is sale still carries every disclosure.
Widen the window in your own section first, to 24 and 60 months, then read the size band and the factors the county file cannot record: frontage, lot, builder, renovation and roof. With fewer than three sales in a group, we list the sales rather than a median.
Yes, with planning. Quail West leases run at least 180 days under the Declaration, and the lease and the contract decide what happens to the tenancy at closing.
No. The club’s page for real estate agents says using its sales group is “not required.” You may list with any licensed brokerage; the Foundation’s notice, estoppel and membership steps are the same.
Quail West is guard-gated, and visitors are processed at the gatehouse. The club lists open house and sign policies among its seller forms, and we follow them.
An estate home on Brynwood Dr in Collier Unit 1, recorded in April 2026 at $11,300,000, the top of both the county twelve-month record and the MLS twelve-month range. The county file lists it at 8,180 heated square feet.
They measure different sets. The MLS $3,975,000 median covers all 42 closings of every product, from July 8, 2025 to July 8, 2026; the county $4,250,000 figure covers 32 estate homes only, from October 17, 2025 to October 16, 2026.
A price set from a community median instead of the section’s sales, a membership category nobody confirmed, a missed 5-day notice to the Foundation, an unpriced roof or flood question, and a closing date that ignores the Board’s 30-day approval window.
