Buy a home in Quail West in Naples with the numbers by section and county: estate home and villa medians, the mandatory House Membership, the cash due at closing, the county line on taxes and title, and flood by address, from McGreevy and Comisar.
By Jesse McGreevy and Marc Comisar, McGreevy and Comisar, Domain Realty Group. Updated November 2026 · Recorded sales from the Collier County and Lee County Property Appraiser sales files through October 16, 2026; MLS figures from a Southwest Florida MLS (Matrix) pull of July 8, 2026
Buying a home in Quail West means buying two things at once: a custom estate home or villa inside a guard-gated, member-owned club community of 690 homes on the Collier and Lee county line in North Naples, and the mandatory House Membership in the club that comes with it. Our Quail West community guide covers the history, the golf and the governance in full. This page covers what a buyer pays, signs and checks before an offer: the five sections and what each recorded, the yearly bill, the cash due at closing, the mortgage math, the county line, flood by address and the rules you will live under.
Quail West is two products in five sections. Estate homes sit in the Unit 1 plats (195 homes) and the Phase 3 plats (272 homes) on the Collier side and the Phase 2 estate plats (138 homes) on the Lee side. Villas sit in two Lee-side neighborhoods, La Caille (46 homes) and Escala (39 homes), each with its own neighborhood association on top of the Quail West Foundation. Every address on both sides reads Naples 34119, but the tax bill, the appraiser, the flood map panel, the school district and the title custom follow the county.
The short version. The Collier County and Lee County Property Appraiser files recorded 32 qualified estate home sales at a $4,250,000 median and 6 villa sales at a $2,712,500 median in the 12 months to October 16, 2026. A House Membership costs $100,000 to join new, or a $10,000 transfer fee when a transferable membership passes with the home, and the buyer also pays the Foundation one half of 1% of the price. McGreevy and Comisar represent Quail West buyers from the documents forward: the club’s 2026-2027 fee sheet, the recorded Fifth Amended and Restated Declaration, the county roll for the home’s side of the line, the flood map for the exact address and the Foundation’s estoppel, all read before an offer. We are the #5 real estate team in Florida (RealTrends 2026).
With our Domain Realty Group team we have sold over $2.5 billion in real estate, and McGreevy and Comisar alone have over $900 million in sales. Those are career totals. For this page we tracked the 38 qualified sales the two county appraisers recorded in Quail West over 12 months and the 42 closings in the Southwest Florida MLS (Matrix) pull of July 8, 2026 before writing a single figure. Honors and recognition:
Before you tour, we agree which product and section you are buying and what you need from it: heated size, lot, golf or lake frontage, year built or rebuilt, and whether a transferable House or Golf Membership comes with the home. We then pull the active listings, the matching recorded sales and the documents for each home you like, and write the offer with the membership and approval terms Quail West’s paperwork needs. Call Marc at (239) 287-5873.
A transferable membership passing with the home changes your cash at closing by $90,000 on the House side ($100,000 initiation less the $10,000 transfer fee, our arithmetic from the 2026-2027 fee sheet) and by $225,000 on the Golf side ($250,000 less $25,000). Whether the seller’s membership is transferable, and whether the seller elects to pass it, is the first thing we confirm on any Quail West home.
These are the facts a Quail West buyer needs in November 2026, each drawn from the county records, the Southwest Florida MLS (Matrix) pull of July 8, 2026, the club’s own fee sheet and Declaration, FEMA or Florida law, and each explained in its own section below, with the county named wherever it changes the answer.
Buying in Quail West right now means choosing among the 14 homes the Southwest Florida MLS (Matrix) showed active on July 8, 2026, at a $3,922,500 median list price. Against 42 closings in the prior 12 months, that is about 4.0 months of supply, and the median closing came in at 94.5% of its last list price.
Data updated: recorded sales through October 16, 2026 (Collier County Property Appraiser and Lee County Property Appraiser sales files); MLS figures from a Matrix pull of July 8, 2026, labelled as such.
These MLS figures come from one dated pull: closings from July 8, 2025 to July 8, 2026 plus the actives on July 8, 2026. A fresh pull is queued. The county figures elsewhere on this page are a different record over a different window, and we never blend the two.

| Median sold price | $3,975,000 |
| Average sold price | $4,489,826 |

The highest closing in the pull was a Brynwood Drive estate home of 11,160 MLS living square feet at $11,300,000, closed April 8, 2026. Three homes went under contract the day they listed, and two closings were entered as sold data entries without a days-on-market figure, so they sit outside the 73-day median.

The Collier County Property Appraiser and the Lee County Property Appraiser recorded 38 qualified, improved Quail West sales from October 17, 2025 to October 16, 2026: 25 on the Collier side and 13 on the Lee side. That is a deed record by recording date, not an MLS count by closing date, so the two will never match exactly.
Which Quail West home fits your budget depends on product and section first: the county record shows Lee-side villas in La Caille and Escala recording $2,655,000 to $3,375,000 over 12 months, while estate homes ran from $3,210,000 to $11,300,000. Within estate homes, the Collier Phase 3 plats recorded the lowest median and the Collier Unit 1 plats the highest.
Data updated: recorded sales through October 16, 2026 (Collier County Property Appraiser and Lee County Property Appraiser sales files); MLS figures from a Matrix pull of July 8, 2026, labelled as such.
Every figure in this section is a county record of qualified, improved sales. The per-foot column uses the county’s heated square feet (Collier) or living area square feet (Lee), shown together as per county heated square foot in these tables only, and it is never comparable to the MLS per-foot figure above. A section median is a summary of what recorded, not the value of any one home.
| Product | Sales | Median | Low | High | Median per county heated sq ft |

| Estate homes, Unit 1 plats | Collier | 7 | $5,600,000 | $3,210,000 | $11,300,000 | $970.53 |
| Estate homes, Phase 3 plats | Collier | 18 | $3,922,500 | $3,550,000 | $8,125,000 | $1,056.80 |
| Estate homes, Phase 2 plats | Lee | 7 | $4,500,000 | $3,950,000 | $7,500,000 | $825.61 |
| Escala villas | Lee | 4 | $2,712,500 | $2,655,000 | $2,900,000 | $839.82 |
| La Caille villas | Lee | 2 | two sales, no median | $2,700,000 | $3,375,000 | n/a |
La Caille recorded two qualified sales in the 12 months, too few for a median, so here they are: a 2,705 heated square foot villa on La Caille Drive built in 2011 at $2,700,000 (February 2026) and a 3,534 square foot villa built in 2015 at $3,375,000 (May 2026).
| Section | County | 24-month sales | 24-month median | 60-month sales | 60-month median |
|---|---|---|---|---|---|
| Estate homes, Unit 1 plats | Collier | 15 | $5,215,500 | 47 | $4,675,000 |
| Estate homes, Phase 3 plats | Collier | 26 | $3,950,000 | 61 | $3,950,000 |
| Estate homes, Phase 2 plats | Lee | 17 | $4,575,000 | 37 | $4,750,000 |
| Escala villas | Lee | 6 | $2,812,500 | 16 | $2,712,500 |
| La Caille villas | Lee | 7 | $2,775,000 | 19 | $2,975,000 |
Both windows end October 16, 2026. All estate homes recorded a $4,507,975 median on 58 sales over 24 months and $4,500,000 on 145 over 60 months; villas $2,775,000 on 13 and $2,800,000 on 35. The mix shifts between windows, so these medians are not a price trend.
| Heated sq ft (county), estate homes, 24 months | Sales | Low | Median | High |
|---|---|---|---|---|
| 3,500 to 3,999 | 8 | $3,210,000 | $3,800,000 | $4,800,000 |
| 4,000 to 4,499 | 9 | $3,600,000 | $4,515,950 | $4,850,000 |
| 4,500 to 4,999 | 10 | $3,550,000 | $4,475,000 | $7,550,000 |
| 5,000 to 5,499 | 12 | $3,250,000 | $4,145,000 | $8,125,000 |
| 5,500 to 5,999 | 6 | $3,035,000 | $6,150,000 | $6,345,000 |
| 6,000 to 6,499 | 4 | $3,725,000 | $6,062,500 | $7,850,000 |
| 6,500 to 6,999 | 3 | $4,100,000 | $5,600,000 | $6,500,000 |
| 8,000 to 8,499 | 2 | $7,500,000 | two sales | $11,300,000 |
The spread inside one band is the point: a 5,000 to 5,499 square foot estate home recorded from $3,250,000 to $8,125,000 over 24 months. Year built, lot, frontage and finish move a Quail West price as much as size, and we name those factors rather than pricing them.
| Heated sq ft (county), villas, 24 months | Sales | Low | Median | High |
|---|---|---|---|---|
| 2,500 to 2,999 | 2 | $2,700,000 | two sales | $2,900,000 |
| 3,000 to 3,499 | 9 | $2,500,000 | $2,725,000 | $3,150,000 |
| 3,500 to 3,999 | 2 | $2,800,000 | two sales | $3,375,000 |
The Unit 1 plats and their replats hold 195 homes on the Collier side, on streets that include Brynwood Drive, Groveland Terrace, Wayside Drive and Burnham Road, with the clubhouse parcel at 5950 Burnham Road. Their 7 recorded sales in 12 months ran from $3,210,000 to $11,300,000, and the year built ranged from 1994 to 2023, so a Unit 1 purchase is often a choice between an original home and a newer or rebuilt one on a similar lot.
The Phase 3 plats hold 272 homes on the Collier side, on Highcroft Drive, Sunnyslope Drive, Cortland Way, Deephaven Lane, Freemont Drive and Tamworth Court among others. They recorded the most sales of any section, 18 in 12 months, from $3,550,000 to $8,125,000; the six sales above $6,000,000 were homes built from 2017 to 2025.
The Phase 2 estate plats hold 138 homes on the Lee side, on Pondview Circle, Williston Way, Cavell Terrace, Somers Drive and part of Blaisdell Drive. Their 7 recorded sales in 12 months ran from $3,950,000 to $7,500,000. Addresses read Naples 34119, but the Lee County Property Appraiser values them and the City of Bonita Springs is on the tax bill.
La Caille is 46 villas on La Caille Drive on the Lee side, with its own association, La Caille at Quail West Neighborhood Association, Inc., filed in 2009. Its 60-month county median was $2,975,000 on 19 sales. The association’s dues are not published, so we request its budget and estoppel figures before you offer.
Escala at Quail West is 39 villas on Blaisdell Drive, built by Stock Development, with Escala at Quail West Neighborhood Association, Inc. filed in 2012. Blaisdell Drive also carries six Phase 2 estate lots that are not part of Escala, so the plat, not the street name, tells you which product you are buying. Escala’s dues are also not published.
Every Quail West purchase starts with the product, the section and the membership: a Lee-side Escala villa recorded a $2,712,500 county median while the Collier Unit 1 estate homes recorded $5,600,000, and both carry the same $13,100 House dues. Start your Quail West buyer consultation or call Marc at (239) 287-5873, and read how we represent buyers in Southwest Florida. Selling a home first? Call Jesse direct at (239) 898-6072. Every Quail West owner pays the mandatory House Membership dues plus the Foundation’s community fees, about $26,233 to $27,733 a year before property tax and insurance by our arithmetic from the club’s 2026-2027 fee sheet. A Full Golf Membership raises that to about $38,573 to $40,573. La Caille and Escala owners also pay an unpublished neighborhood association assessment.
| Line (2026-2027 Membership Benefits and Fees sheet) | House Membership | Full Golf Membership |
|---|---|---|
| Annual operating dues | $13,100 | $24,940 |
| Annual capital dues, new membership | $1,500 | $2,000 |
| Annual capital dues, existing membership transferred with the home | $3,000 | $4,000 |
| Master HOA (billed by the Foundation) | $8,770 | $8,770 |
| Cable and internet services | $1,663 | $1,663 |
| Food and beverage minimum | $1,200 | $1,200 |
| Annual private cart trail fee (optional) | $2,350 | $2,350 |
The sheet’s note reads “Capital Fee doubled for transfer of existing membership w/ property”, so a buyer who takes over the seller’s transferable membership pays the higher capital figure. The club bills dues once a year, “payable in full upon receipt”; the Declaration bills the Regular Assessment quarterly in advance, which matters for proration at closing. All rates “may change without notice”.
| Membership route (our arithmetic, 2026-2027 sheet) | Operating dues | Capital dues | Master HOA, cable, F and B minimum | Yearly total before tax and insurance |
|---|---|---|---|---|
| House, new membership | $13,100 | $1,500 | $11,633 | $26,233 |
| House, transferred with the home | $13,100 | $3,000 | $11,633 | $27,733 |
| Full Golf, new membership | $24,940 | $2,000 | $11,633 | $38,573 |
| Full Golf, transferred with the home | $24,940 | $4,000 | $11,633 | $40,573 |
The $11,633 is $8,770 plus $1,663 plus $1,200. The food and beverage line is a minimum spend, so only a shortfall is billed. Cart, guest and trail fees come on top for owners who use them. A Golf Member in Waiting pays House dues plus 75% of the dues difference, $21,980 a year by our arithmetic.
La Caille at Quail West Neighborhood Association, Inc. and Escala at Quail West Neighborhood Association, Inc. each sit on top of the Foundation, and neither publishes its assessment, budget or estoppel fee in any document we could read. A villa buyer therefore budgets for a third layer whose amount arrives with the association’s estoppel certificate and resale documents. We request both before your inspection period ends.
All 497 Collier-roll Quail West parcels sit in Collier County Millage Area 98, certified at 9.3696 mills for 2026 (9.5058 in 2025), per the Collier County Property Appraiser’s interface files. That is $9,369.60 per $1,000,000 of taxable value before any non-ad valorem charges, our arithmetic. Illustration only: if a Collier-side estate home’s taxable value equalled the $4,250,000 county median price, the ad valorem bill would be about $39,820.80; a $50,000 homestead exemption on a primary residence would bring that to about $39,352.32. Taxable value is set by the appraiser, not by your price.
All 240 Lee-roll Quail West parcels, including La Caille, Escala and the Phase 2 estate homes, carry Lee County taxing district 017, “City of Bonita Springs / Bonita Springs Fire”, even though the addresses read Naples 34119. The 2025-26 levies we could verify at the Florida Department of Revenue are Lee County 3.7623 mills, the Lee County Library 0.4218 and the City of Bonita Springs 0.8470, a 5.0311-mill subtotal by our arithmetic. The school, fire, water management and other district levies were not verified, so we print no Lee-side total; the real bill is higher than that subtotal. Ask us for the seller’s last Lee County bill on any Lee-side home.
Florida law requires this warning in the contract: “BUYER SHOULD NOT RELY ON THE SELLER’S CURRENT PROPERTY TAXES AS THE AMOUNT OF PROPERTY TAXES THAT THE BUYER MAY BE OBLIGATED TO PAY IN THE YEAR SUBSEQUENT TO PURCHASE” (section 689.261). A home is reassessed at just value as of January 1 of the year after a change of ownership (section 193.155), so a seller’s Save Our Homes cap does not pass to you. Once you file for homestead, the Save Our Homes cap limits later yearly increases in assessed value; it is 2.7% for 2026 (Florida Department of Revenue). Both counties apply the same state rules.
A Quail West buyer owes the Foundation three things at closing under the recorded Declaration: the membership transfer fee or a new initiation, a working fund contribution of 2 months of Regular Assessments, and the lot transfer fee of one half of 1% of the price. On the Collier side the buyer also customarily pays the owner’s title policy.
| Item | Payer | Basis |
|---|---|---|
| Membership transfer fee ($10,000 House, $25,000 Golf) when a transferable membership passes | Buyer (successor owner) | Declaration 8.4(e); 2026-2027 fee sheet |
| New initiation ($100,000 House; $250,000 Golf if available) when no transferable membership passes | Buyer, within 10 days of the Board’s acceptance | Declaration 8.4(f); fee sheet |
| Doubled capital dues ($3,000 House, $4,000 Golf) on a transferred membership | Buyer, as the new member | Fee sheet note |
| Working fund contribution (2 months of Regular Assessments) | Buyer, at conveyance | Declaration 9.3 |
| Lot transfer fee (one half of 1% of price) | The purchasing owner under Declaration 9.3, unless the contract shifts it; confirm on the estoppel | Declaration 9.3; fee sheet |
| Sale processing and assessment certificate fee | Seller | Declaration 10.1(a) |
| Owner’s title policy | Collier side: buyer by custom; Lee side: seller by custom; the contract controls | County custom |
| Seller’s unpaid dues and assessments | Seller at closing; the buyer is jointly liable if they are missed | Section 720.3085(2)(b) |
When the seller holds a transferable membership, the seller elects under Declaration 8.2 whether it passes through the Foundation to you or is resigned, converted or returned to the Foundation; a non-transferable membership reverts to the Foundation with no refund. If no transferable membership passes, you pay the new initiation. The club’s own sheet notes that memberships now sold new are “non-redeemable, non-transferable”, so we confirm the category on every home.
The fee sheet lists a lot transfer fee of one half of 1% of the sale price: $21,250 at $4,250,000 and $13,750 at $2,750,000, our arithmetic. Florida’s ban on private transfer fee covenants in section 689.28 lists amounts payable to a homeowners’ or property owners’ association under its declaration as not transfer fees for that section, which is our reading of why the Foundation’s fee stands; that is information, not legal advice.
The Foundation furnishes a certificate to the seller and the buyer showing whether assessments are paid, and a Florida homeowners’ association must deliver an estoppel certificate within 10 business days of a request. The DBPR-adjusted cap is no more than $299 on a current account, plus $119 if it is rushed within 3 business days and up to $179 more if the account is delinquent (Florida DBPR, section 720.30851, next update due by July 1, 2027). Because a new owner is “jointly and severally liable with the previous parcel owner for all unpaid assessments” (section 720.3085), the estoppel is your protection. A La Caille or Escala purchase may need a second estoppel from the neighborhood association.
Quail West is a Chapter 720 community with no condominium, so there is no condominium resale cancellation period. Instead, “A prospective parcel owner in a community must be presented a disclosure summary before executing the contract for sale”, and a contract signed without it is voidable “within 3 days after receipt of the disclosure summary or prior to closing, whichever occurs first” (section 720.401). Your closing agent or attorney applies it to your contract; this is information, not legal advice.
In Collier County the buyer customarily pays the owner’s title policy and chooses the closing agent; in Lee County the seller customarily does both (Barnes Walker title and law firm: customs, not laws, and a change “needs to be written into the contract”). The county of the parcel decides, not the Naples address. The buyer always pays the lender’s policy.
The owner’s policy premium in Florida is promulgated by the state under Florida Administrative Code Rule 69O-186.003: $5.75 per $1,000 up to $100,000, $5.00 per $1,000 from $100,000 to $1,000,000 and $2.50 per $1,000 from $1,000,000 to $5,000,000. At $4,250,000 that is an estimated $13,200, our arithmetic; your closing agent confirms the figure and any reissue credit.
A financed purchase carries documentary stamp tax of 35 cents per $100 on the note and the 2-mill nonrecurring intangible tax on the mortgage (Florida Department of Revenue), the same in both counties. Deed stamps are 70 cents per $100 of the price, $29,750 at $4,250,000; the contract says which side pays them. A survey, a home inspection, a wind mitigation inspection, lender fees and recording charges are quoted per home, so we do not print them as figures.
| Line, financed with 20% down, a transferable House Membership passing (illustrative) | Amount |
|---|---|
| Down payment | $850,000 |
| House Membership transfer fee | $10,000 |
| Lot transfer fee, one half of 1% | $21,250 |
| Working fund contribution, estimate | $1,461.67 |
| Owner’s title policy, Collier custom, promulgated estimate | $13,200 |
| Note stamps, 35 cents per $100 on $3,400,000 | $11,900 |
| Intangible tax, 2 mills on $3,400,000 | $6,800 |
| Listed closing items excluding the down payment | $64,611.67 |
If no transferable House Membership passes, the $10,000 line becomes the $100,000 initiation and the listed items total $154,611.67, our arithmetic. Lender fees, the lender’s title policy, survey, inspection, recording and prorations are not included. An all-cash buyer drops the note stamps and intangible tax.

| Down payment | $550,000 |
| House Membership transfer fee | $10,000 |

| Intangible tax, 2 mills on $2,200,000 | $4,400 |
| Listed closing items excluding the down payment | $37,311.67 |
With a new $100,000 initiation instead of the transfer fee, the listed items total $127,311.67, our arithmetic. The La Caille or Escala association’s own charges are not published and are not included. The $2,750,000 figure sits between the two county villa medians, $2,712,500 over 12 months and $2,775,000 over 24 months; it is a round illustration, not a value.
At the Freddie Mac average of 7.18% for a 30-year fixed loan (week of November 5, 2026), principal and interest on a Quail West purchase with 20% down run about $14,903.57 a month at $2,750,000, $23,032.78 at $4,250,000 and $24,387.65 at $4,500,000, our arithmetic. Taxes, insurance, club dues and community fees come on top.
| Price (illustrative) | Down payment, 20% | Loan | Principal and interest a month, 30 years at 7.18% | A year |

Freddie Mac’s Primary Mortgage Market Survey is a weekly national average, not a quote; its 15-year average the same week was 6.57%. A loan of these sizes is priced by each lender on its own terms, so the rate you are offered can differ from the survey.
The House Membership and community fees add about $2,186 to $2,311 a month to any payment above, $26,233 or $27,733 a year divided by 12, our arithmetic. Property tax and insurance depend on the county side, the taxable value and the home’s construction, so we price them on the home you choose.
The county line through Quail West changes five things for a buyer while the Naples 34119 address stays the same: the property appraiser, the tax bill and millage, the FEMA flood map panel, the public school district, and who customarily pays the owner’s title policy. The club, the Foundation and the House Membership are identical on both sides.
| Section | County | Homes | Recorded by |
|---|---|---|---|
| Estate homes, Unit 1 plats and replats | Collier | 195 | Collier County Clerk |

| Estate homes, Phase 2 plats | Lee | 138 | Lee County Clerk |
| La Caille villas | Lee | 46 | Lee County Clerk |
| Escala villas | Lee | 39 | Lee County Clerk |
That is 467 homes on the Collier side and 223 on the Lee side, 690 in all: 605 estate homes and 85 villas, per the 2026 Collier roll and the October 2026 Lee parcel file. Our Quail West community guide maps the plats.

Every one of the 240 Lee-roll Quail West parcels carries the City of Bonita Springs taxing district and zoning area, with the Bonita Springs Fire District, even though the roll lists the site city as Naples. A Lee-side buyer is therefore a Bonita Springs city taxpayer, not an unincorporated Lee County one, and the Lee-side zoning area on the roll is the city’s. The Collier side is unincorporated Collier County.
Because Quail West is “located partially in Lee County and partially in Collier County, Florida”, each Declaration is recorded in both. The Fifth Amended and Restated Declaration, effective April 2, 2025, is recorded in Collier at OR Book 6470, Page 1935; its Lee instrument number was not in the copy we read, so your title agent confirms it.
Flood risk in Quail West is mostly low on FEMA’s map but not uniform: the community guide’s sample of FEMA’s flood hazard layer found Quail West predominantly in Zone X with scattered Zone AH pockets near lakes and preserves. Two homes on one street can sit in different zones, so check the exact address.
FEMA describes Zones A, AE, AH, AO, AR and A99 as high-risk areas where “flood insurance is mandatory if mortgages are government-backed”, and Zone X as minimal or moderate hazard where “Flood insurance is recommended” (FloodSmart). Zone AH is a shallow ponding area, typically one to three feet. In 2024, FEMA reported $3.8 billion of flood damage in communities that are not considered high-risk.
The Collier-side panels are 12021C0205H and 12021C0211H, effective May 16, 2012, and they were not part of Collier County’s February 2024 coastal revision. Collier County’s Floodplain Management office has flagged a physical map revision using updated elevation data, so check whether it has taken effect for your address. The Lee side, 240 parcels including both villa neighborhoods, sits on Lee County panels that we look up home by home.
Enter the address in the FEMA Flood Map Service Center and read the zone and panel. Ask the seller for the flood disclosure Florida now requires (section 689.302: whether the seller knows of flood damage, flood insurance claims or federal flood assistance during ownership), and ask for an elevation certificate if one exists. We add the zone to every home on your short list.
The National Hurricane Center’s report on Hurricane Ian (September 28, 2022) recorded that “farther south in Bonita and North Naples, the most severe impacts were contained to the immediate coastline”. Quail West sits inland near the Lee County line, and no storm-surge flooding was reported there. Ian’s exposure inland was wind, which is the next section.
Insurance on a Quail West home is driven more by wind than by flood, because most lots sit in FEMA Zone X while every home faces hurricane wind. The National Weather Service estimated near-surface gusts of 80 to 90 mph over western Collier County during Ian. Roof age and opening protection set much of the premium.
Florida Statute 627.0629 requires insurers to offer premium credits for verified wind-resistant features, including roof shape and strength, roof-to-wall connections and impact-rated openings, documented on the state’s wind mitigation inspection form. We ask for the seller’s latest report or order one during your inspection period, because Quail West homes span construction from the 1990s to 2025.
The 12-month county record alone includes Quail West estate homes built in 1994 and in 2025. A home built or rebuilt recently may carry a newer roof and impact openings; an original home may not. We name the roof covering, its permit year and the opening protection for each home rather than assuming them from the section.
A Zone X lot carries no federal purchase requirement, but voluntary flood coverage is worth a quote on any Quail West home, and a Zone AH lot with a government-backed mortgage requires it. Get both quotes, wind and flood, before your inspection period ends so the yearly cost is real.
Quail West owners live under the recorded Fifth Amended and Restated Declaration and the club’s Rules and Regulations: a guard-gated entrance, Board approval of every buyer and tenant, a 180-day minimum lease, at most two leases a calendar year, architectural review of exterior work, and a House Membership that cannot be resigned except on a sale or upgrade.
The Board approves or disapproves each buyer within 30 days of the seller’s notice, and may run a credit check and a background check. An entity can own a lot, but “Memberships will only be issued in the name of an individual”, and a change of control of an owning entity counts as a transfer. We plan the ownership structure with your attorney before the application.
An owner gives the Foundation 30 days’ notice of a lease, and the Foundation need not approve a lease shorter than 180 days, for less than the entire home, or a third lease in a calendar year. The Declaration allows 15 business days to decide (the Rules say 7), and silence means disapproval. A tenant on a lease of 180 days or more may use the owner’s membership with Board approval and an unpublished fee. The Southwest Florida MLS (Matrix) pull of July 8, 2026 showed two Quail West leases in 12 months, at about $15,000 to $30,000 a month by season.
Quail West is guard-gated at its Bonita Grande Drive entrance, and guests are processed at the gatehouse under the community’s visitor procedures. Guest golf carries the published guest fees ($110 for 9 holes and $170 for 18, plus cart, reduced from May 16 to October 15). The club’s Rules and Regulations address pets on club property; we send you the current rules before you offer.
Any exterior construction, renovation or significant landscaping change needs Architectural Review Board approval, and design approval comes before permitting. If you plan to renovate, rebuild or build on a remaining lot, we request the current guidelines early. Builders active in Quail West include Diamond Custom Homes, Divco Custom Homes, McGarvey Custom Homes and Seagate Development Group, per the community guide.
The mandatory House Membership gives a Quail West owner the clubhouse, dining, fitness, spa and racquet sports, plus golf in the off-season and “the opportunity to play a round or two in season”, per the club. Full Golf Membership adds year-round golf on 36 holes of Arthur Hills design, and it is subject to availability.
The Preserve opened in 1992 and The Lakes followed in two nine-hole phases in 1993 and 1995, both designed by Arthur Hills. Architect J. Drew Rogers led full reconstructions of The Preserve in summer 2016 and The Lakes in summer 2017; The Preserve’s bunkers were renovated in summer 2025 and its tees in summer 2026, per our Quail West golf and club guide.
Golf memberships are capped at 500 in the Declaration. The club’s realtor page read “CURRENTLY 10 WAITING, UPDATED 10/28/2026. LONGEST WAITING SINCE 12/2025” for the Golf Member in Waiting category. Buying a home whose seller passes a transferable Golf Membership is the direct route; we confirm the category and the seller’s election in writing.
A House member may upgrade to Golf by paying the then-current membership fee less what was paid for the House Membership, “provided a Golf Membership is available” (Declaration 8.2). At the 2026-2027 fees that difference is $150,000, our arithmetic.
The club describes “a 100,000-square-foot clubhouse, a two-story fitness and wellness center, and two beautifully restored championship golf courses”, and its fee sheet states “ALL AMENITIES ARE MEMBER-OWNED AND DEBT-FREE”. Dining runs from Cypress Grille and the Marketplace to the Mahogany Room, and the 2026-2027 fee sheet lists eight Har-Tru tennis courts alongside pickleball and bocce, per the community guide.
Public school assignment in Quail West follows the county line: Collier-side homes are served by Collier County Public Schools and Lee-side homes, including La Caille, Escala and the Phase 2 estate homes, by the School District of Lee County. Assignment is set by address, so verify it on the district’s own tool before relying on it.
The community guide names two candidate Collier sets, Gulf Coast High, Laurel Oak Elementary and Oakridge Middle, or Aubrey Rogers High, Veterans Memorial Elementary and North Naples Middle, and could not resolve which applies after Aubrey Rogers High opened in August 2023. Check the address on the Collier County Public Schools attendance zone locator or call CCPS Student Assignment at (239) 377-0540.
The School District of Lee County lists Bonita Springs High School and Estero High School in zone S-3, and Bonita Springs Middle Center for the Arts in zone GG. Which zone covers a given Lee-side Quail West address was not verified, so check it with the district’s student enrollment zones before relying on it.
| Destination | Approximate drive, per the community guide |
|---|---|
| Southwest Florida International Airport | About 20 minutes |
| Barefoot Beach via Bonita Beach Road | About 15 minutes |
| Vanderbilt Beach and Delnor-Wiggins Pass State Park | 15 to 18 minutes |
| Mercato | 15 to 18 minutes |
| Waterside Shops | 18 to 22 minutes |
| Downtown Naples and Fifth Avenue South | 25 to 30 minutes |
Quail West’s entrance is off Bonita Grande Drive from Bonita Beach Road East, about a mile south of Bonita Beach Road, which meets I-75 at Exit 116; the Immokalee Road interchange at Exit 111 is a secondary route to the south.
Quail West buyers most often cross-shop Mediterra, Talis Park, TwinEagles, Grey Oaks, Bonita Bay and Quail Creek, per our community guide. Quail West’s distinguishing terms are a member-owned, debt-free 36-hole club, a mandatory House Membership with a House-to-Golf path, no Community Development District, and homes on both sides of the Collier and Lee county line.
| Community | Location | Golf | Club structure noted in our guide |
|---|---|---|---|
| Quail West | North Naples, Collier and Lee counties | 36 holes, two Arthur Hills courses, reconstructed by J. Drew Rogers | Member-owned and debt-free; House Membership mandatory, Full Golf subject to availability |
| Mediterra | North Naples | Two Tom Fazio courses | Golf and Limited Golf categories listed at capacity with a waiting list; private Gulf-front beach club |
| Talis Park | North Naples | Greg Norman and Pete Dye design | Launched 2005 as Tuscany Reserve, relaunched 2012, clubhouse village opened 2015; working toward member ownership |
| TwinEagles | ZIP 34120, about 1,115 acres | 36 holes, Jack Nicklaus Talon and Steve Smyers Eagle | Markets a low-density layout |
| Grey Oaks | In-town Naples, more than 300 acres | Three courses | Established 1993 |
| Bonita Bay | Bonita Springs, Lee County, about 2,400 acres | Five courses | Roughly half its acreage preserved |
| Quail Creek | Naples | Two Arthur Hills courses | Opened 1984; 291 estate homes |
The guide’s comparison carries no prices for the other communities, so this table compares property and club terms only. Read each community on its own page: Mediterra in North Naples, Talis Park in North Naples and Bonita Bay in Bonita Springs.
Three questions usually decide it: how much immediate golf access matters against a waiting list, how much weight goes to a member-owned club, and which county and location you want. Quail West answers with a debt-free 36-hole club, a House-to-Golf path and its own I-75 interchange at Exit 116.
If you are weighing other golf communities, our buyer guides for buying in Tiburon, a Naples golf community and buying in Bonita Bay, a Bonita Springs golf community follow the same structure as this page, so the yearly cost, closing cash and rules line up section by section.
We find the right Quail West home by narrowing to the product, section and membership first, then watching the Southwest Florida MLS for every new listing and price change that matches. We negotiate from the recorded sales in the same section and size band, the home’s year built and condition, and the membership terms, never from a community-wide median.
A Quail West search starts with estate home or villa, then Collier side or Lee side, then section, heated size and lot. We add the membership the seller can deliver, transferable House, transferable Golf or none, because it moves your closing cash.
We set MLS alerts that match your criteria so new Quail West listings and price changes reach you the day they post. Some owners discuss a sale before listing; when one does, we tell you. We cannot promise an off-market home, and we do not.
The July 8, 2026 MLS pull showed a 94.5% median sale-to-list ratio and 73 median days to contract, with a 0 to 464 day range. That spread is why we read each home on its own: days on market, price changes, year built, frontage and what the matching section recorded at the county.
The county files hold Quail West homes that sold twice. Some rose, such as a Collier Phase 3 home on Freemont Drive that recorded $3,305,200 in May 2018 and $6,345,000 in March 2026, and some fell, such as a Lee-side Phase 2 home on Williston Way that recorded $4,725,000 in April 2025 and $4,300,000 in July 2026, a 9.0% decline. A La Caille villa recorded $3,500,000 in April 2024 and $3,375,000 in May 2026. Past sales are not a forecast; they show that price depends on the house and the timing.
The membership election, the closing date against the Board’s 30-day window, the lot transfer fee allocation, estoppel timing, inspection repairs and the proration of assessments and dues. Each is a dollar line in a Quail West closing.
Buyer’s agent compensation for a Quail West purchase follows the National Association of Realtors practice changes that took effect August 17, 2024: you sign a written agreement with your agent before touring a home, the agreement states the compensation, and offers of compensation can no longer appear on the MLS. The amount is negotiable.
NAR requires a written buyer agreement “before touring a home”. Ours states what we do, for how long and what we are paid, and we walk through it before the first showing so nothing about compensation is a surprise at the offer.
NAR says offers of compensation “are no longer allowed on Multiple Listing Service (MLS) platforms” and that sellers “can still offer compensation off an MLS” (NAR settlement FAQs). A seller may agree in the contract to pay some or all of it; if not, the buyer agreement says what you owe. We put the request in the offer when it helps you.
You can see current Quail West listings on our team’s listing site, Domain Realty Group, and you can have new ones sent to you. On the Southwest Florida MLS (Matrix) pull of July 8, 2026, 14 Quail West homes were active from $2,750,000 to $8,795,000; any day since, the count will differ, so we send you the current list.
Data updated: recorded sales through October 16, 2026 (Collier County Property Appraiser and Lee County Property Appraiser sales files); MLS figures from a Matrix pull of July 8, 2026, labelled as such.

These are the questions Quail West buyers ask, answered from the Collier and Lee county records through October 16, 2026, the Southwest Florida MLS (Matrix) pull of July 8, 2026, the club’s 2026-2027 fee sheet, the recorded Declaration, FEMA and Florida law. Call Marc at (239) 287-5873; you are working with Top 1% Real Estate Agents Nationally Since 2008.
Yes. The recorded Declaration requires every owner to purchase and maintain at least a House Membership, as “a covenant appurtenant to and shall run with the land”, and the club’s fee sheet calls it the “Minimum Mandatory Requirement for Quail West Property Owners”. Full Golf Membership is optional and sits on top of it.
House Membership covers the clubhouse, dining, fitness, spa and racquet sports, with golf in the off-season and a round or two in season; Full Golf adds year-round golf on both courses. On the 2026-2027 sheet, House is $100,000 to join and $13,100 a year in operating dues, and Full Golf is $250,000 and $24,940.
The 2026-2027 fee sheet lists a $100,000 House initiation fee, or a $10,000 transfer fee in lieu of initiation when you acquire a transferable House Membership with a resale home. The Declaration makes the buyer the payer of the transfer fee, before the Foundation reissues the membership.
The 2026-2027 sheet lists $250,000 for Full Golf, “Subject to Availability”, or a $25,000 transfer fee when a transferable Golf Membership passes with the home. Both transfer fees are 10% of the matching initiation, consistent with the Declaration’s cap on transfer fees.
Capital dues are $1,500 a year for House and $2,000 for Full Golf on a new membership, and $3,000 and $4,000 when an existing membership transfers with the property; the sheet notes “Capital Fee doubled for transfer of existing membership w/ property”. The member who holds the transferred membership, the buyer, pays the higher figure.
Full Golf is subject to availability, and the club’s realtor page read “CURRENTLY 10 WAITING, UPDATED 10/28/2026. LONGEST WAITING SINCE 12/2025” for its Golf Member in Waiting category. The Declaration caps golf memberships at 500. A home that comes with a transferable Golf Membership is the direct route.
It is the club’s interim golf category for resident House members, capped at 30: 75% of the $150,000 upgrade fee at application ($112,500) and 25% at conversion ($37,500), our arithmetic, with dues of $21,980 a year. From October 16 to May 15 it allows unlimited golf after noon and six rounds before noon; from May 16 to October 15, full golf privileges.
Yes, if the seller holds a transferable Golf Membership and elects at closing to pass it through the Foundation to you, subject to the $25,000 transfer fee and Board approval. The seller may instead resign it to the resign list or convert it, so the election belongs in the contract.
A resigned transferable membership goes on the Foundation’s resign list, and the seller keeps paying dues for up to 12 months or until it is reissued; a non-transferable membership reverts to the Foundation with no refund. Either way you join with a new initiation, $100,000 for House at the 2026-2027 fees.
Neither La Caille at Quail West Neighborhood Association, Inc. nor Escala at Quail West Neighborhood Association, Inc. publishes its assessment in any document we could read. The amount comes with the association’s estoppel certificate and resale documents, which we request before your inspection period ends.
Before property tax and insurance, about $26,233 a year with a new House Membership, $27,733 with a transferred one, $38,573 with a new Full Golf Membership and $40,573 with a transferred one, our arithmetic from the 2026-2027 sheet. Villa owners add their neighborhood assessment, which is not published.
One half of 1% of the price: $13,750 at $2,750,000, $21,250 at $4,250,000 and $22,500 at $4,500,000, our arithmetic. Declaration 9.3 places transfer charges on the purchasing owner unless the contract shifts them; confirm the line on the estoppel.
The buyer. Declaration 8.4(e) says the successor owner “shall pay the Transfer Fee to the Foundation prior to the Foundation reissuing the Transferable Membership”. The seller pays the Foundation’s sale processing and certificate fee under Declaration 10.1(a). A contract can reallocate either.
Two months of Regular Assessments, paid by the buyer when title is conveyed (Declaration 9.3), and not an advance payment of assessments. If the $8,770 Master HOA is the full Regular Assessment, that is about $1,461.67, our arithmetic; the estoppel sets the exact figure.
It depends on the section. The Unit 1 and Phase 3 estate homes are on the Collier roll; the Phase 2 estate homes and the La Caille and Escala villas are on the Lee roll, inside the City of Bonita Springs taxing district. The address reads Naples 34119 on both sides.
On the Collier side the 2026 certified rate in Millage Area 98 is 9.3696 mills, $9,369.60 per $1,000,000 of taxable value, our arithmetic. On the Lee side we verified a 5.0311-mill subtotal of county, library and City of Bonita Springs levies for 2025-26, without the school, fire and district levies, so the full Lee rate is higher.
Both answers appear. Every address reads Naples 34119, but the 240 Lee-side parcels are inside the City of Bonita Springs for taxes and zoning, and the Collier side is unincorporated Collier County. The clubhouse is at 5950 Burnham Road, Naples.
No. Quail West has no Community Development District and no CDD bond debt on the tax bill, per the community guide, and the Collier side’s 2026 millage summary shows none. The club states that all amenities are member-owned and debt-free.
No. Every Quail West home is governed under Chapter 720 by the Foundation, with La Caille and Escala adding their own neighborhood associations. There is no condominium, so the condominium resale cancellation period, milestone inspections and structural integrity reserve studies do not apply.
That is a property choice: villas in La Caille and Escala recorded $2,655,000 to $3,375,000 at the county over 12 months on 2,705 to 3,534 heated square feet, while estate homes ran from $3,210,000 up and from about 3,500 square feet up. Villas add a neighborhood association; both pay the same House dues.
We tracked the county record for October 17, 2025 to October 16, 2026: it shows 32 estate home sales at a $4,250,000 median and 6 villa sales at $2,712,500. By section: Collier Unit 1 plats $5,600,000 (7), Collier Phase 3 plats $3,922,500 (18), Lee Phase 2 plats $4,500,000 (7) and Escala $2,712,500 (4).
The Southwest Florida MLS (Matrix) pull of July 8, 2026 showed 14 active listings at a $3,922,500 median list price, from $2,750,000 to $8,795,000. The count changes daily, so call Marc at (239) 287-5873 or see the listing link above for today’s homes.
In the July 8, 2026 MLS pull, the 42 closings took a median of 73 days to contract, with a range from 0 to 464 days; active listings had a median of 96.5 days on market. These are MLS figures from one dated pull, not a forecast.
The 42 closings in the July 8, 2026 MLS pull sold at a median 94.5% of their last list price, against about 4.0 months of supply. Room varies by home, so we read each one against the recorded sales in its own section and size band.
A few. The 2026 county rolls list 24 vacant residential lots, 20 on the Collier side and 4 on the Lee side. A custom build needs Architectural Review Board approval before permitting, and the Declaration lets the Board defer some fees for an owner building on a second lot under a written policy.
Yes. The seller notifies the Foundation within 5 days of signing, with your completed membership application, and the Board approves or disapproves within 30 days. Approval may depend on a credit check and a background check, and the Foundation’s denial is final under the Declaration.
Build at least the Board’s 30-day approval window into the closing date, plus the time to receive the Foundation’s certificate and any neighborhood association estoppel. After acceptance, the Declaration gives you 10 days to pay the membership fee and other charges. A financed purchase also follows your lender’s timeline.
Yes, within limits: 30 days’ notice to the Foundation, a minimum term of 180 days, the entire home, and no more than two leases a calendar year, each approved by the Foundation (Declaration 7.36 and the Rules). The MLS pull of July 8, 2026 showed two leases closed in 12 months.
The club’s Rules and Regulations address pets, including on club property. Rules are revised from time to time, so we send you the current Rules with the governing documents before you offer and you can ask the Foundation about a specific animal.
Yes. Quail West is guard-gated at its Bonita Grande Drive entrance off Bonita Beach Road East, and guests are processed at the gatehouse under the community’s visitor procedures.
Mostly Zone X, FEMA’s minimal-hazard designation, with scattered Zone AH pockets near lakes and preserves, per the community guide’s sample of FEMA’s map. Zones change lot to lot, so check the exact address on the FEMA Flood Map Service Center.
A lender requires flood insurance on a government-backed mortgage in a high-risk zone such as AH. A Zone X lot has no federal requirement, but FEMA recommends coverage there, and in 2024 it reported $3.8 billion of flood damage in communities not considered high-risk.
Quail West sits inland near the Lee County line, where the National Hurricane Center found Ian’s most severe impacts in Bonita and North Naples “contained to the immediate coastline”; no storm-surge flooding was reported at Quail West. Wind was the exposure, with near-surface gusts estimated at 80 to 90 mph over western Collier County.
It depends on the county. Collier-side homes are served by Collier County Public Schools, with two candidate sets named in the community guide; Lee-side homes are served by the School District of Lee County, whose zone S-3 includes Bonita Springs High and Estero High. Verify each address with the district.
On the Collier side the buyer customarily pays the owner’s title policy and chooses the closing agent; on the Lee side the seller customarily does. The custom follows the county of the parcel, not the Naples address, and the contract controls. A buyer with a mortgage pays the lender’s policy on either side.
At the Freddie Mac 30-year average of 7.18% for the week of November 5, 2026, principal and interest with 20% down is about $14,903.57 a month at $2,750,000, $23,032.78 at $4,250,000 and $24,387.65 at $4,500,000, our arithmetic. Add club dues, community fees, tax and insurance.
Yes. Since August 17, 2024, NAR’s rules require a written buyer agreement before touring a home, and compensation offers no longer appear on the MLS. Compensation is negotiable; a seller may agree to pay some or all of it in the contract, and the agreement states what you owe if not.
About 15 minutes to Barefoot Beach via Bonita Beach Road and about 20 minutes to Southwest Florida International Airport, per the community guide’s measured drives. Interstate access is I-75 Exit 116 at Bonita Beach Road.
In the county files for the 12 months to October 16, 2026, April 2026 recorded the most qualified sales (7), then May (6) and November 2025 (5); December 2025 and August 2026 recorded 2 each. Recording lags contracts, so this is not a forecast or a best time to buy.
An entity may own a lot, but the Declaration says “Memberships will only be issued in the name of an individual”, and a sale of majority control of an owning entity is treated as a transfer of the lot. Plan the ownership structure with your attorney before the membership application.

If you are selling a home before you buy in Quail West, time the two contracts together: the Foundation’s buyer charges, the membership fee due within 10 days of the Board’s acceptance and the Board’s 30-day approval window all fall on the purchase side while your sale is still closing. Jesse leads listings; Marc leads the purchase.
We set the sale’s closing date first, then write the Quail West offer to fit it, so the 3-day disclosure summary window and the 30-day Board window run while you can act on them. For the selling side, read our guide to selling a Quail West home or start with a Quail West home valuation, and call Jesse direct at (239) 898-6072.
Every Quail West figure on this page traces to a primary source below: the club’s own documents, the recorded Declaration, the Collier and Lee county records, FEMA, the school districts, Freddie Mac, the National Association of Realtors, Florida agencies and the Florida Statutes, each read on or before November 5, 2026. No listing portal or competing brokerage site is cited.
These official documents bear most directly on buying in Quail West: the club’s fee sheet, application and combined Rules and Declaration, the statute behind a buyer’s disclosure right, the estoppel cap, FEMA’s map service, the county zoning list and the Foundation’s state filing, each linked to the issuing authority’s copy.
