Buying a home in Terramar at Olde Cypress means buying one of 55 detached homes on Terramar Drive and Terramar Court, every one of them on the golf course, inside the gated community of Olde Cypress in North Naples, Florida 34119. This page is the purchase side of our Terramar at Olde Cypress neighborhood guide, inside our Olde Cypress community guide for Naples: what Terramar homes sold for, what they cost to own, what to request and how we negotiate.
To be clear about the place: this is Terramar at Olde Cypress in North Naples, not one of the other Florida subdivisions that use the Terramar name. Fairway Preserve at Olde Cypress, the 264-unit condominium off Immokalee Road, sits outside the gate and is not part of the community.
If you are still choosing an agent, our guide to the best real estate agents in Naples sets the city's teams side by side on the public record. If you already own a Terramar home and are selling to buy again, start with how we sell a Terramar home at Olde Cypress and a data-backed Terramar home valuation.
Call Marc Comisar at (239) 287-5873 or Jesse McGreevy at (239) 898-6072. We have been Top 1% Real Estate Agents Nationally Since 2008, and before you tour we will show you every Terramar sale since 2022.
Buying a home in Terramar at Olde Cypress, Naples, takes four things: reading a small, wide-spread sales record correctly, getting the club's figures in writing because none are published, getting the quarterly association invoice from the estoppel because nobody posts it, and checking a flood file where the effective and preliminary FEMA maps disagree.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser recorded sales file dated 29 Aug 2026)
Everything below comes from the recorded Terramar declaration and the 2019 Amended and Restated Declaration for Olde Cypress, the master association's posted rules, the club's own pages, the Collier County Property Appraiser 2026 tax roll and deed record, the Southwest Florida MLS and FEMA. Where the public record stops, this page says so and names the document that holds the answer.
Terramar is 55 detached single-family homes, 43 on Terramar Drive and 12 on Terramar Court, per the Collier County Property Appraiser 2026 preliminary roll. It sits on the west, Logan Boulevard side of Olde Cypress, reached from the staffed Treeline Drive gate by Olde Cypress Drive, with no attached homes or condominiums.
All 55 Terramar lots touch the golf course parcel on the county map, the only Olde Cypress neighborhood of more than 27 homes where that is true. Lots run 0.21 to 0.59 acre, median 0.24, and the homes date from 2000 to 2006, median 2003, on the 2026 preliminary roll.
Every Terramar owner belongs to Terramar at Olde Cypress Homeowners Association, Inc., a Chapter 720 association filed with the state on April 27, 2000, and through it to the Olde Cypress Master Property Owners Association, with one quarterly invoice that includes the master share.
No Community Development District, confirmed by Collier County's CDD layer, the state's dissolved-district list and a 2025 tax bill. No member assessments or food minimum at the club, per its About Us page. And no published club or association price.
Fairway Preserve at Olde Cypress, the 264-unit condominium, has its own gate off Immokalee Road, its own condominium declaration, no place in the master association, no club social membership, and a Gulf Coast High assignment. It is a neighbor, not a neighborhood.
McGreevy and Comisar represent Terramar at Olde Cypress buyers from the record outward: every Terramar sale in the MLS since 2022 and the county file since 2000, the recorded declarations, the club's pages and FEMA's flood letters. We have been Top 1% Real Estate Agents Nationally Since 2008 and the #1 Team in Southwest Florida since 2012.
Those are career numbers across Lee and Collier County. McGreevy and Comisar lead Domain Realty Group, a full-service Southwest Florida real estate team; as its leaders, our team has closed over $2.5 billion in real estate.
Recent Terramar at Olde Cypress track record (last 12 months): In the last 12 months Terramar at Olde Cypress has seen 3 resales in the Southwest Florida MLS Matrix (closed September 27, 2025 to September 26, 2026), at a median of $1,099,000 (n = 3, small sample).
We tracked every one of the 11 Terramar closings in the Southwest Florida MLS since September 2022, and all 118 qualified Terramar sales in the Collier County recorded sales file since 2000. That record is what we give you instead.

Key takeaways for a Terramar at Olde Cypress buyer in Naples: a small, all-golf neighborhood of 55 homes, a thin and widely spread sales record led by the 48-month window, unpublished club and association costs, a flood map in transition, and one title question particular to Terramar. The eight points below carry the figures.
The Terramar at Olde Cypress market is thin and wide: 11 MLS closings in the 48 months to September 26, 2026, a $1,400,000 median, a median 20 days on market and 93.65 percent of final list, but only 3 closings in the last 12 months and 2 homes active. Well-priced Terramar homes go in days; overpriced ones wait months.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser recorded sales file dated 29 Aug 2026)
We lead with the 48-month window because it is the first window in the Southwest Florida MLS that holds 10 or more Terramar closings. Every shorter window is a small sample, and we label it that way. Sold-to-list is measured against the final list price. Every figure below is a median of individual sales, not an average; where the count is even, the median is the mean of the middle pair, and we name both.
| Window to September 26, 2026 | MLS closings | Median sold price | Median sold per living sq ft | Median sold-to-final-list | Median days on market | Range |
|---|---|---|---|---|---|---|

Two active listings against three closings in the last 12 months is roughly eight months of supply at last year's pace, a small-sample figure, against about 2.3 months for Olde Cypress as a whole. The $1,825,000 ask, $648 per square foot of living area, is above every Terramar closing on that measure and had been on the market 133 days; the $1,669,900 ask, $513, sits below three of the 11 closings.
The median Terramar buyer over 48 months paid 93.65 percent of final list, against 97.52 percent for all of Olde Cypress over the last 12 months, per our Olde Cypress community guide. The discounts cluster on homes that waited: 77.87 percent after 103 days in April 2025, 92.11 percent after 96 days in March 2026. Homes that sold in 2 to 7 days closed at 89.96 to 100 percent. Your leverage is time on market and the gap to Terramar's recorded sales.
A Terramar home at Olde Cypress has cost from $850,000 to $1,900,000 in the Southwest Florida MLS since February 2025, with a 48-month median of $1,400,000. The spread is wide because Terramar prices on condition, updates, bedroom count and the golf view, and two homes with the same recorded living area have closed $800,000 apart.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser recorded sales file dated 29 Aug 2026)
The Collier County Property Appraiser 2026 preliminary roll puts Terramar's median just value at $965,006, with a range of $812,141 to $1,177,020. Just value is the county's assessed value for tax purposes, not a price, and it is preliminary until the roll is certified; never compare it with MLS price per square foot.
Terramar trades as two markets. Homes priced close to the recent evidence sold in 2 to 11 days at 89.96 to 100 percent of list. Homes that waited, 96 to 275 days, sold at 77.87 to 94.97 percent. The most common Terramar layout in the MLS record is a 3 bedroom plus den with 3 baths: six of the 11 MLS closings were that layout, and six of the 11 recorded between 2,758 and 2,858 square feet of living area.
Terramar at Olde Cypress has 55 golf-course homes, 11 MLS closings in four years and 2 active listings on September 26, 2026, so the buyer who knows the recorded sales before touring writes the better offer. Two Terramar Drive homes recorded at 2,858 square feet of living area closed at $950,000 in April 2025, after 103 days, and at $1,750,000 in March 2026. Two at 2,816 square feet closed at $1,400,000 in May 2023 and $1,075,000 in December 2025, and a third is listed at $1,825,000 today. Condition, roof and window age, kitchens, baths and the fairway behind the lanai do the pricing.
Terramar's 11 MLS closings ran from $332.40 to $628.10 per square foot of living area, with a 48-month median of $446.14. That is MLS living area entered by listing agents, not the county's building base area, which includes garage and covered areas; never compare the two, and never judge a 2,000 square foot home against a 3,200 square foot home's per-foot price.
Terramar Court holds 12 of the 55 homes. Its one MLS closing in four years, in September 2025, was a 4 bedroom, 3 bath home of 2,758 square feet that sold in 2 days for $1,175,000; the county file adds Terramar Court sales of $1,395,000 and $1,300,000 in 2022. Every other MLS closing was on Terramar Drive.
Terramar at Olde Cypress prices have moved from a $600,300 first recorded sale in 2000 to a $1,460,000 calendar-year median in 2022, with 118 qualified sales in the Collier County recorded sales file since 2000 at an all-history median of $699,650. The county record is the long view the thin MLS window cannot give.

Source: Collier County Property Appraiser recorded qualified sales, improved, over $100,000, data file dated August 29, 2026, cited as plain text. Every year after 2007 is a small sample, and a single sale can move a year's median by hundreds of thousands of dollars.
Over longer windows to August 29, 2026, the county file shows 16 Terramar sales in 60 months at a $1,397,500 median (the mean of $1,395,000 and $1,400,000), 28 in 120 months at $975,000 (the mean of $950,000 and $1,000,000, range $556,000 to $1,900,000), and 118 since 2000 at $699,650 (the mean of $699,300 and $700,000). The 12, 24 and 36 month county windows hold 4, 7 and 8 sales, small samples, at medians of $1,137,000, $1,099,000 and $1,137,000.
Terramar ran at calendar-year medians of about $600,000 to $700,000 through 2021, reset to about $1.4 million in 2022 and 2023, and printed $1,075,000 in 2025 on five sales, two of which had waited 103 and 275 days. Five sales cannot separate price from condition; a seller anchored to a 2022 or 2023 sale is where your offer has the most room.
The MLS shows 3 Terramar closings in the 12 months to September 26, 2026 and the county file 4 in the 12 months to August 29, 2026, because the September 2025 Terramar Court sale falls inside one window and outside the other.
This is a public-record sale from the Southwest Florida MLS, not a McGreevy and Comisar transaction. In February 2026 a 3 bedroom, 2 bath Terramar Drive home of 2,007 square feet, listed at $1,099,000, sold for $1,099,000 after 3 days, the only Terramar sale in four years at or above its final list price; the county recorded the deed four days before the MLS close. The lesson: have pre-approval, the club figures and an offer plan ready before the right Terramar house appears.
Terramar compares with the other eight Olde Cypress neighborhoods as the largest all-golf neighborhood, 55 of 55 homes on the course, at a 36-month recorded median of $1,137,000 that sits in the middle of the ladder: below Da Vinci Estates, Strada Bella, Unit One, Santa Rosa, Lantana and Unit Two, above Lone Pine Lane and Santorini Villas.

Terramar is the middle of Olde Cypress: below the estate neighborhoods and the larger Unit One and Unit Two lots, above Lone Pine Lane and the Santorini paired villas. Its median lot, 0.24 acre, is in line with Santa Rosa's 0.23 acre.
Among the neighborhoods where every home backs onto the course, Terramar's median 2026 preliminary just value, $965,006, is below Santa Rosa's $1,079,324 and Biscayne Place's $1,704,810; only Egret Cove, 18 homes on Olde Cove Way, is both all-golf and lower, at $828,724. For a buyer who wants a detached home on the course at Olde Cypress, Terramar is the deepest pool of such homes.
Owning a Terramar home at Olde Cypress each year costs a quarterly Terramar HOA fee invoice that includes the master share, mandatory club social dues, any golf membership you choose, property taxes at the 2025 rate of 9.5058 mills, flood insurance where your lender requires it, and a homeowners policy. The association and club amounts are not published.

The invoice pays Terramar's own costs and your share of the master association: common grounds, landscaping, streetlights, signage, paving, stormwater, the gatehouse, the 158.59-acre master preserve and basic exterior landscaping of each home. Ask for the Terramar and master budgets during your inspection period.
Freddie Mac's Primary Mortgage Market Survey put the 30-year fixed rate at 7.03 percent as of September 24, 2026. At that rate, a $1,099,000 Terramar purchase, the 12-month MLS median, with 20 percent down, an $879,200 loan, carries principal and interest of about $5,867 a month, before taxes, insurance, the quarterly invoice and club dues. At the $1,669,900 active ask, the same terms come to about $8,915 a month. Your lender's quote replaces this illustration.
Owners moving within Terramar or across the gate can price their current home from the same record: request a Terramar home valuation or call Jesse McGreevy direct at (239) 898-6072. Buying first? Call Marc at (239) 287-5873 or read how we represent buyers in Naples.
Club membership works the same in Terramar at Olde Cypress as in every Olde Cypress neighborhood: social membership is mandatory and automatic when you acquire the home, under Section 14.02 of the recorded 2019 declaration, while Full Golf and Associate Golf are optional purchases. The club is non-equity and privately owned, so you buy privileges, not a share.
"By acquisition of a Parcel, each Owner automatically becomes a social member of The Club at Olde Cypress," under Section 14.02 of the 2019 Amended and Restated Declaration. Terramar sits under that master declaration, so the membership comes with the deed.
The club describes itself as non-equity and privately owned by the Stock family of companies, which has held the course land since 1998; Section 14.03 gives owners no equity, voting or ownership interest. The club states it has no member assessments, and its $16 million clubhouse renovation came with no assessment to members.
Social members use the clubhouse and dining, four clay tennis courts, two pickleball courts, the fitness center and the pool. Golf is available only as a golf member's guest, which matters in Terramar: you will look at the course every day from the lanai whether or not you play it.
Full Golf and Associate Golf, the latter limited from November through April, are open to residents and non-residents, per the club's membership page. Initiation and dues are not published; get them in writing from the membership office at (239) 596-4797.
Buying in Terramar at Olde Cypress runs in nine steps: price the home against Terramar's own sales, budget the carrying costs, check the building's flood position, sign a buyer agreement and get pre-approved, write the offer with the right calendar, collect the disclosure summary and estoppel, get the club's figures, clear inspections and title, and close.
Start from the 11 MLS closings and the county record on this page, not the Olde Cypress average, and match bedrooms, living area, condition, the fairway and the listing's time on market.
Add the quarterly invoice, club social dues, any golf, taxes on your price rather than the seller's bill, and insurance, and ask early for the club's written figures and the Terramar budget.
Get the elevation certificate and any FEMA letter, and let your lender run a determination on the building. With 31 Terramar footprints only partly in Zone AH, the building matters more than the street.
Since August 17, 2024, buyers sign a written agreement before touring, with negotiable compensation. A pre-approval letter lets you move where the best-priced home sold in 3 days.
Build the inspection period around the association, master and club documents, and the appraisal period around a neighborhood with only 11 closings in four years.
The seller owes the Chapter 720 disclosure summary before you sign. The estoppel, ordered after contract, states the quarterly assessment and any working capital contribution due at transfer.
Ask the membership office at (239) 596-4797 for current social dues and any golf initiation and dues, and make golf a contingency if it matters to you.
Order a full inspection, a four-point and a wind mitigation report, bind insurance early, and ask your title agent to read the road-tract ownership.
Close, record the deed, and file for homestead by March 1 of the following year if it is your primary residence. Social membership begins with the deed; enroll with the club and register with the gate.
A Terramar at Olde Cypress buyer should request the Chapter 720 disclosure summary before signing, the recorded Terramar declaration and its 2003 amendment, the 2019 master declaration, the Terramar and master budgets, the estoppel certificate, the club's written dues and golf figures, the leasing amendment, the elevation certificate and any FEMA letter, and a title answer on the road tract.
The Terramar declaration of covenants, recorded June 21, 2000 at OR 2689 PG 1846 with Terramar Development, Inc. as declarant, is the oldest neighborhood declaration we found in Olde Cypress. A 2003 amendment, OR 3288 PG 1762, brought in Sussex Homes at Olde Cypress, LLC as successor developer. Read both for Terramar's own rules.
On the Collier County Property Appraiser 2026 tax roll, Terramar's road tract, about 2.44 acres, and one common tract are still titled to Terramar Development, Inc., while every other Olde Cypress neighborhood association holds its own tracts. It is a question for your title agent, not a reason to walk away: ask how access and maintenance of the street are documented.
Under Florida Statutes 720.401, a prospective parcel owner "must be presented a disclosure summary before executing the contract for sale," and on a resale the seller supplies it. If it is not delivered, you may void the contract "within 3 days after receipt of the disclosure summary or prior to closing, whichever occurs first," and that right cannot be waived. Read the summary before you sign, not after.
Seen from our Terramar seller page, the transaction reads identically: the seller owes the disclosure summary before contract; the master association may collect a Board-set working capital contribution at transfer under Section 8.13, an amount we could not locate publicly; and the contract settles who pays. This is information, not legal advice.
Under Florida Statutes 720.30851, the estoppel states the regular assessment, its frequency, what is paid through and any capital contribution or transfer fee due at closing. Confirm it covers the master share before your inspection period ends.
The 2019 Amended and Restated Declaration, the 2013 leasing amendment, the Terramar declaration and amendment from the master association's documents library, the Realtors Information page, the lake management document, the club's membership documents and the Terramar budget. The association's state filing is on the Florida Division of Corporations record for Terramar at Olde Cypress Homeowners Association.
Terramar at Olde Cypress sits on FEMA maps effective May 16, 2012 that place 7 footprints wholly in Zone AH, shallow ponding, 31 partly and 17 wholly in Zone X, with four lots touching Zone AE. FEMA's March 20, 2025 preliminary map shows all 55 homes in Zone X, but it is not effective yet.
Data updated: September 2026 (FEMA National Flood Hazard Layer, effective and preliminary, overlaid on Collier County building footprints, computed September 23, 2026)
| Terramar on the effective map | Homes |
|---|---|
| Footprint wholly in Zone AH | 7 |
| Footprint partly in Zone AH, many clipping only a sliver | 31 |
| Footprint wholly in Zone X | 17 |
| Lots touching Zone AE along a lake edge | 4 |
| Base flood elevation lines nearby | 11.5 to 12.5 feet NAVD88 |
Source: FEMA National Flood Hazard Layer, queried September 23, 2026 against Collier County building footprints. Terramar has the lowest share of footprints wholly in Zone AH of any Olde Cypress neighborhood on the effective map, setting aside Lantana, which a 2013 FEMA letter removed: Santa Rosa has 12 of 27 wholly in Zone AH, Unit Two 30 of 69.
FEMA's LOMA 12-04-5230A, issued in 2012, removed three Terramar lots and one Strada Bella lot from the Special Flood Hazard Area to shaded Zone X, against base flood elevations of 11.5 to 13.8 feet. A 2017 elevation certificate filed with Collier County for a Terramar Drive residence shows Zone X and a top of bottom floor at 15.4 feet NAVD88. A letter of map change covers only the lot or building it names, so ask whether the home you want has one.
Collier County opened the 90-day appeal period on the new maps on August 19, 2026, with the new map targeted for summer 2027, per the county's August 2026 release. Until then, the 2012 map governs lending, and FEMA's preliminary layer is a preview, not a determination.
Get the elevation certificate, search the address on the FEMA Flood Map Service Center, let the lender run its determination, and get a flood quote even where it is not required; the ZIP 34119 single-family NFIP median is $1,259 a year. FEMA letters for Olde Cypress streets name ponding and overland flow, not the Gulf, as the source, and there is no Zone VE in the community.
No public agency publishes a homeowners or windstorm premium for Terramar at Olde Cypress, so we will not invent one. Flood is different: FEMA data shows a median single-family NFIP cost of $1,259 a year in ZIP 34119. The wind premium on a specific Terramar home turns on the roof, the openings and the year it was built.
A federally backed or regulated mortgage on a building in Zone AH requires flood insurance; in Zone X it does not, though a lender may still ask. With the zone line crossing 31 Terramar footprints, the determination on your building is the answer.
Olde Cypress homes are designed to a 160 mph ultimate wind speed for a Risk Category II building, per Collier County's wind load layers. Terramar's 2000 to 2006 build years straddle the first statewide Florida Building Code of 2002; impact openings, a newer roof and roof-to-wall connections earn wind mitigation credits.
Citizens Property Insurance fell from 6,042 Collier County homeowners policies at the end of 2024 to 1,839 by August 31, 2026, per its detail by county report, so a 2026 buyer generally has more private options.
Terramar sits in Collier County Evacuation Zone E and Florida's Category 4 storm surge zone, about 6.7 miles inland, outside the Coastal High Hazard Area, per the Florida Division of Emergency Management's Collier County evacuation map. Hurricane Irma in 2017 accounts for 88 of ZIP 34119's 124 all-time NFIP claims, per the OpenFEMA claims dataset; the block group containing Olde Cypress shows 3 claims ever, none coded to Ian. Ask the seller for any wind or roof repair invoices and permits.
Unincorporated Collier County is a Community Rating System Class 5 community, worth 25 percent off NFIP premiums inside the Special Flood Hazard Area and 10 percent outside it, per the county's 2026 flood protection newsletter.
Property taxes after you buy in Terramar at Olde Cypress will be set on your purchase-year just value at the 2025 rate of 9.5058 mills plus a garbage charge, with no CDD. Your bill will usually be higher than the seller's, because a buyer does not inherit the seller's Save Our Homes cap.
On the Collier County Property Appraiser 2026 preliminary roll, the 55 Terramar homes show a median total tax of $7,334, and 36 carry a homestead exemption. As a rough illustration, $1,099,000 times 9.5058 mills is about $10,447 before exemptions, plus garbage; the county's just value, not your price, sets the bill.
If the Terramar home will be your primary residence, file for homestead by March 1 of the year after you buy. If you are leaving another Florida homestead, you may be able to transfer part of its accumulated Save Our Homes benefit, within statutory limits.
The Olde Cypress rules that decide whether a Terramar home fits are the leasing limits, the overnight street parking ban, the two-step architectural review, the lake and golf-edge easements and the pet rules. Each is in the recorded 2019 declaration or its leasing amendment, and the Terramar declaration can add stricter rules of its own.
No lease under 60 days, no more than four a year, whole home only, a $100 fee, a $1,000 refundable deposit and Board approval. Seasonal rental works; short-term vacation rental does not.
No vehicles may be parked on Olde Cypress streets overnight, and no more than two cars in a driveway. A household with three cars and a two-car garage should plan for that before buying on Terramar Drive or Terramar Court.
Exterior changes need both Terramar and master architectural approval. No swimming, wading or private boats on the lakes, a 20-foot lake maintenance easement from the top of bank, and buffers that may not be altered. On a golf lot, measure the rear setback and any easement before you plan a pool or lanai extension.
Common household pets are allowed, leashed outdoors; livestock, poultry and reptiles are prohibited. Outside public open house hours, Saturday and Sunday from noon to 5 p.m., buyers enter with an agent or the owner, or are phoned in by a homeowner, per the master association's community access procedures. We arrange every Terramar tour with the gate in advance.
We find you the right home in Terramar at Olde Cypress by pricing the street first, then watching every Terramar listing and pre-market conversation behind the gate. With 2 active listings on September 26, 2026 and no qualified sale at all in 2024, the right home is often one not yet on the market.
In a neighborhood of 55 homes, 36 of them homesteaded on the 2026 preliminary roll, many sales start as a conversation. We track both Terramar streets and bring you homes before they are listed when an owner is willing.
We tour with the Terramar comparables, the flood file and the club questions in hand, and on a golf lot we look at the tee boxes, privacy and the lanai's exposure. The gate's access rules mean every tour is arranged in advance.

We negotiate a Terramar at Olde Cypress purchase from Terramar's own recorded sales, the listing's time on market, and the costs the seller has not disclosed. With a 93.65 percent median sold-to-list over 48 months and discounts to 77.87 percent on homes that waited, the room is real on some listings and thin on others.
Before you offer, we show you every Terramar MLS closing and county-recorded sale for four years, adjusted for bedrooms, living area, condition and view. The deepest discounts, 77.87 and 92.11 percent of list, went to homes that had waited 103 and 96 days.
If the seller cannot produce the club's figures, the Terramar budget, a flood letter or a road-tract answer, that uncertainty belongs in your price or your contingencies.
A four-point and wind mitigation report on a 2000 to 2006 home, an aging roof or missing impact protection are negotiable as credits or repairs. With 11 closings in four years and a $332 to $628 per square foot spread, a short appraisal is a real possibility and a reason to renegotiate.
Marc Comisar and Jesse McGreevy negotiate every offer themselves. Call Marc at (239) 287-5873 or see how we represent buyers in Naples; selling a Terramar home first? See how we sell Terramar homes and call Jesse direct at (239) 898-6072.
Buyer closing costs in Terramar at Olde Cypress include, by Collier County custom, the owner's title policy and the closing agent's fees, plus lender charges, the note stamp tax at $0.35 per $100, the mortgage intangible tax at $0.002 per dollar, recording, inspections, survey, prepaids and any working capital contribution the contract assigns you.
On an $879,200 loan, 80 percent of the $1,099,000 twelve-month Terramar median, Florida's documentary stamp tax on the promissory note at $0.35 per $100 is $3,077.20, and the nonrecurring intangible tax at $0.002 per dollar is $1,758.40, per the Florida Department of Revenue. A cash buyer pays neither.
In Collier County the buyer customarily chooses the closing agent and pays the owner's title policy; the contract controls. The premium is promulgated by the state under Florida Administrative Code Rule 69O-186.003, and in Terramar the title commitment is where the road-tract question gets answered.
The estoppel certificate fee is customarily the seller's in Collier County practice. The master working capital contribution under Section 8.13 is collected at transfer, and the contract decides who pays; the club may charge golf initiation if you join for golf.
Taxes are prorated to the closing date, with the seller crediting you for the part of the year they owned; you prepay homeowners and any flood insurance. Selling a Terramar home in the same move? See how we sell Terramar homes and call Jesse direct at (239) 898-6072; for the purchase, read how we represent buyers in Naples or call Marc at (239) 287-5873.
Since August 17, 2024, buyers in Terramar at Olde Cypress, as everywhere, sign a written agreement with their agent before touring, and that agreement states the agent's compensation, which is fully negotiable. Offers of compensation to buyer agents can no longer appear in the MLS, though a seller may still agree to pay part of it.
The agreement sets what we do for you, for how long and for what compensation, per the National Association of REALTORS guidance on written buyer agreements. Read it before the first Terramar tour, and ask us any question about it.
Compensation is negotiable and not set by law. It may be paid by you, by the seller as a concession you negotiate, or by the listing brokerage where it offers to; the NAR settlement FAQ explains the rules. We tell you plainly how each approach changes your offer.

Relief comes from the Vanderbilt Beach Road Extension, Phase I, open since July 2026, and a planned diverging diamond at I-75 Exit 111 in FDOT's I-75 Golden Gate Parkway to Alico Road project.
Terramar and Santa Rosa at Olde Cypress are the two all-golf detached neighborhoods a Naples buyer most often weighs against each other: similar lots, similar build years, the same club and schools. Terramar has twice the homes, more sales and lower recent prices; Santa Rosa is 27 homes on one street with higher recorded medians and fewer chances to buy.

Choose Terramar for the larger pool of golf-course homes, a lower 48-month median, the lighter effective flood map and two listings to see today. Choose Santa Rosa for one quiet street of 27 homes, slightly newer construction and higher recorded values, and expect to wait: 4 MLS closings in four years and none active on September 26, 2026. Our Santa Rosa buyer guide covers that side, and our Terramar neighborhood guide covers the street in full.
Terramar at Olde Cypress is the right place for a Naples buyer who wants a detached home on the golf course inside a private club without an equity stake, is comfortable with social membership coming with the deed, values A-rated assigned schools, and can wait for the right one of 55 homes.
You want the golf view every day, with or without a golf membership; a gate, a short street and about a quarter acre; a price record you can read sale by sale; and a club whose owner, not its members, carries the capital.
You need every carrying cost published before you tour, want a home built after 2006, want short-term rental income, or need overnight parking for more than two cars outside the garage. For newer homes behind the same gate, Lantana was built from 2013 to 2016.
