Little Hickory Island sells by frontage: Gulf, bay or canal. We price your home from Lee County recorded sales on the island and answer the height, flood and rebuild questions every buyer asks.

Updated October 2026
Selling a Little Hickory Island home starts with three facts a buyer's agent checks before anything else: which side of Hickory Boulevard the lot is on, Gulf, bay or canal; what FEMA's map and the elevation certificate show for that lot; and what the City's island height rule lets a buyer build. Lee County recorded 21 Little Hickory Island sales in the 12 months to September 25, 2026, at a median of $2,600,000. McGreevy and Comisar lead Domain Realty Group, the #1 real estate team in Southwest Florida since 2012 and the #5 real estate team in Florida (RealTrends 2026), and our headquarters is a short drive away in Bonita Springs. For the full island picture, from the plats to the passes, start with our Little Hickory Island community guide; for the beach area around it, see our Bonita Beach guide.
If you are still choosing who should list your home, our guide to the best real estate agents in Bonita Beach sets out the criteria we think a seller should use. Selling a Little Hickory Island home in 2026 means pricing it against the recorded sales of its own frontage, Gulf, bay, canal or dry, and its own age, then having the elevation certificate, flood claim history, wind report and dock and seawall permits ready before the first showing. Lee County recorded 21 island sales in the 12 months to September 25, 2026.
Data updated: October 2026 (Lee County recorded sales through September 25, 2026; county roll dated October 11, 2026; Southwest Florida MLS pulled October 27, 2026).
On October 27, 2026, 21 island houses were active in the MLS, listed from $1,399,000 to $18,250,000 at a $5,500,000 median, and none were pending: about 13.3 months of supply at the year's pace of 19 closings. Eleven actives asked above $5,000,000 while seven recorded sales cleared that line in the year.
This guide covers the market, how we price, house versus lot, what a buyer can build, the flood and water questions, selling in each section of the island, paperwork, disclosures, marketing, negotiation, costs, the Barefoot Beach comparison and timing, then a seller FAQ.
Little Hickory Island sellers list with McGreevy and Comisar because we price from the Lee County record and the MLS together, by frontage and age, and we prepare the flood, height and permit answers a buyer's lender and insurer will ask for. We are the #1 Team in Southwest Florida since 2012 and Top 1% Real Estate Agents Nationally Since 2008.
Data updated: October 2026.
A Gulf-front estate, a 1980s canal house on Forester Drive and a Carolands bay house are three different listings with three different buyers. We price each against its own group of recorded sales, never against an island-wide average, and we tell you which buyers are looking at which.
The MLS and the county record disagree on the island more often than elsewhere: Lee County coded many post-Ian deeds with transfer code 03, the August 31, 2026 new Gulf-front sale recorded $14,079,525 at the county and $14,900,525 in the MLS, and the MLS files some island houses under "Bonita Springs" instead of "Bonita Beach". We read both.
Domain Realty Group is a group of partners who all have skin in the game. A listing gets Jesse's pricing and negotiation, Marc's buyer network, and a team that handles showings, the flood and permit file and the closing timeline.
We will not price your home on a portal estimate, we will not print a sale that the record does not support, and we will not tell you a Gulf-front buyer will ignore the flood zone.
The Little Hickory Island market in October 2026 is a priced-right market: 21 recorded sales in the 12 months to September 25, 2026 at a $2,600,000 median, a 93.02 percent median sold-to-list ratio in the MLS, 79 median days on market and about 13.3 months of supply.
Data updated: October 2026 (Lee County recorded sales through September 25, 2026; Southwest Florida MLS pulled October 27, 2026).
| Window | Sales | Median | Low | High |
|---|---|---|---|---|
| 12 months to Sept 25, 2026 | 21 | $2,600,000 | $750,000 | $14,079,525 |
| 24 months | 37 | $2,325,000 | $750,000 | $14,079,525 |
| 36 months | 40 | $2,300,000 | $750,000 | $14,079,525 |
| 60 months | 78 | $2,768,750 | $291,705 | $14,079,525 |
Houses only: 20 resales at a $2,462,500 median in the 12 months and 70 sales at a $2,637,500 median over 60 months; $1,058.18 median per square foot of county heated area.

| Window | Closed | Median | Volume | Median sold-to-list | Median days on market |
|---|---|---|---|---|---|
| 12 months | 19 | $2,600,000 | $78,830,525 | 93.02% | 79 |
| 24 months | 38 | $2,600,000 | $176,414,425 | 92.26% | 65 |
| 60 months | 79 | $2,900,000 | $370,862,775 | 92.26% | 39 |
Sold-to-list and days on market are computed on every sale entered as a normal listing, including sales recorded at zero days on market; one sale in the 24-month window was entered after closing and counts in prices only.
| Frontage | 12 months | 60 months |
|---|---|---|
| Gulf | 6 sales, $6,000,000 to $10,000,000 | 24 sales, $8,300,000 median |
| Bay | 3 sales, $1,937,500 to $3,125,000 | 18 sales, $2,475,000 median |
| Canal | 6 sales, $1,225,000 to $3,100,000 | 14 sales, $2,050,000 median |
| No water description | 5 sales, $750,000 to $942,500 | 15 sales, $900,000 median |
Of the 20 house resales, five closed between $750,000 and $1,000,000 and 15 above $1,000,000; seven of all 21 sales recorded above $5,000,000, all on the Gulf side of Hickory Boulevard.
In the last 12 months we tracked 21 Little Hickory Island sales in the Lee County record and 19 closings in the MLS, and we read them by group, the way Top 1% Real Estate Agents Nationally Since 2008 should. An island-wide median mixes $800,000 cottages with $10 million estates. Read your own group: a canal seller's comparables are the six canal sales of the year and the 14 of five years, not the $2,600,000 headline.
We price a Little Hickory Island home in five steps: the right comparables by frontage, the flood record at the lot, age and size, the shoreline and the permits, and the buyers who are actually looking this season. Each step uses a record a buyer's team can check.
Data updated: October 2026.
We start with sales of the same frontage in the same or a similar section: the Bonita Beach plat's Gulf estates recorded 30 sales over 60 months at a $7,150,000 median; the 1st Addition 18 at $1,162,500; Kinleyland six from $1,800,000 to $2,100,000.
We read the FEMA zone and base flood elevation at your lot, VE 13 on the Gulf front or AE 10 to 11 on the bay and canals at the points we queried, and set it against the elevation certificate's lowest floor.
A 2018 Gulf-front house of 4,726 square feet recorded $9,100,000 and $9,150,000 in the year; a 1992 Gulf-front house of 2,565 square feet recorded $6,000,000. Age and size explain most of the gap between Gulf-front sales.
On the bay and canals, a permitted dock and seawall carry weight with boating buyers; on the Gulf, the coastal construction control line and any seaward work matter. We pull the City permit record before we list.
With 21 actives and no pendings on October 27, 2026, the price has to beat the active competition in your group, not just match last year's sales.
Many older Little Hickory Island houses are worth more as lots. The county roll's median land value is $4,409,660 for a Gulf-front house lot, $937,032 for a bay lot and $532,008 for a canal lot, and a house below today's flood elevation that a buyer would replace adds little beyond the land.
Data updated: October 2026 (county roll dated October 11, 2026; Lee County vacant-lot sales through September 25, 2026).
Lee County recorded five qualified vacant-lot sales on the island in the 12 months to September 25, 2026, from $538,000 to $5,100,000, 12 in 24 months at a $1,337,500 median and 33 in 60 months at a $1,100,000 median.
A buyer replacing an older house pays for demolition, elevation to today's flood rules and new construction under the City's height rule. The roll shows 81 houses built from 2015 to 2024, most of them replacing older houses, so the island's rebuild market is deep.
A newer house built at or above its base flood elevation, with impact protection and permits, sells as a house. We price those against the house sales of their group, not the lot sales.
A buyer can build a house 35 feet above the minimum required flood elevation on most Little Hickory Island lots, never more than 40 feet in total, with RS-1's 40 percent lot coverage, 7.5-foot side yards and 50-foot Gulf setback. The City grants no height variance on Bonita Beach and Little Hickory Island.
Data updated: October 2026 (City of Bonita Springs LDC Sec. 4-1874 and Ordinance 20-12 read October 17, 2026).
Of the island's 487 non-condominium parcels, 398 are zoned RS-1, 39 MH-1, 34 TFC-2, nine RPD and six C-1 on the county roll. The zoning is on your property record card and the City's map.
City code Section 4-1874(1): "No part of any building, including ornamental, mechanical or structural elements, may exceed 40 feet above the minimum required flood elevation and no variance or deviation from this height restriction may be granted." For a seller, the rule is certainty: a buyer knows the envelope and knows no neighbor can exceed it.
RS-1 requires 75 feet of width; many older lots are 50 feet. A City zoning verification letter before listing tells a buyer whether the lot builds as-is.
The buildable envelope is what a teardown buyer pays for. On the median Gulf-front lot of 0.322 acres, 40 percent coverage allows a footprint of about 5,610 square feet before the coastal line and setbacks.
Every Little Hickory Island buyer asks about flood: the FEMA zone, the base flood elevation, the lowest floor, the flood claim history and the insurance quote. At the ten points we queried, the Gulf front reads VE 13 and the bay and canal streets AE 10 or 11, all in evacuation Zone A.
Data updated: October 2026 (Lee County Property Appraiser hazard layers read October 17, 2026; Florida Statutes read October 17, 2026).
FIRM panels 12071C0651G, 0653G and 0654G, effective November 17, 2022, cover the island; the design wind speed is 170 miles per hour and the island is a wind-borne debris region.
The City says each foot above the base flood elevation cuts premiums by nearly half and each foot below doubles them. A current certificate is the single most useful document a seller can hand a buyer; the City keeps certificates on file.
Hurricane Ian's surge reached 8 to 12 feet above ground in Bonita Beach (National Hurricane Center), and Milton buried Hickory Boulevard in sand on October 10, 2024. Buyers will ask what happened at your house and what was repaired, with permits.
Citizens requires flood coverage on dwellings of $400,000 or more replacement cost since January 1, 2026 and on all policies from January 1, 2027; federal building coverage caps at $250,000. A buyer's quote depends on your elevation certificate and wind mitigation report.
The elevation certificate, a wind mitigation inspection, the flood claim history, the roof permit and the permits for any post-2022 repair.
Bay and canal buyers on Little Hickory Island ask four things: is the dock permitted, how wide is the waterway, what air draft clears the passes and what speed zones apply. Big Hickory Pass's bridge clears 10 feet and New Pass's 30 feet, per the 2026 Coast Pilot.
Data updated: October 2026 (U.S. Coast Pilot 5, 2026; City Ordinance 23-11 read October 17, 2026).
City Ordinance 23-11 limits a dock and its mooring area to 25 percent of the navigable channel width, 20 percent inside the Estero Bay Aquatic Preserve. The permit record proves the dock's status.
The county roll counts 182 seawalls on the island's 487 parcels. A buyer's inspector looks at cap, panels and tiebacks; a seawall repair permit since the 2022 and 2024 storms is a selling point.
The Coast Pilot calls Big Hickory Pass "open for small craft with local knowledge" (1992 report) under a 10-foot bridge; New Pass has 30 feet with shoaling reported in 2016; Wiggins Pass to the south has no bridge on the run.
Federal rule sets seasonal slow speed, April 1 to November 15, in Estero Bay and Big Hickory Bay north of a line from the island's eastern shore at 26°20′51″ north.
Each of Little Hickory Island's nine sections sells to a different buyer: estate buyers on the Bonita Beach plat, boaters in Carolands, Kinleyland and the canal streets, value buyers on the dry lots of the 1st Addition and Addition, and HOA-minded buyers at Cape Hickory.
Data updated: October 2026 (county roll dated October 11, 2026; Lee County recorded sales through September 25, 2026).
164 parcels, 129 houses, median county value $6,220,972; 30 sales over 60 months at a $7,150,000 median. Sell on the beach, the house's age and elevation, and the view corridor the height rule protects.
79 parcels at the south end on Forester, Marimin, Hickory View and Hickory Bay Drives; 18 sales over 60 months at a $1,162,500 median, $750,000 to $3,100,000. Sell on the canal, the seawall and the price point.
50 parcels on Cypress, Cajeput, Seagrape and Bay; 14 docks on the roll; nine sales over 60 months from $291,705 to $2,999,900.
37 parcels described from section corners, 14 zoned TFC-2; six sales over 60 months from $1,320,000 to $7,650,000. The legal description and survey need care in the listing file.
80 parcels on McLaughlin Boulevard and Carol Court, every one on the water (29 on open bay, 51 on canals), 46 homesteaded, 57 seawalls; six sales over 60 months from $1,600,000 to $7,700,000. Sell to full-time residents and boaters.
30 lots on Kings Kew and Queens Kew, 15 bay-front and 15 canal; six sales over 60 months from $1,800,000 to $2,100,000, a tight band that makes pricing precise.
36 MH-1 lots, 31 coded vacant; the City allows conventional houses there. Sell with the title commitment's answer on how the lot is held.
Five 2014 homes with a mandatory association; the seller provides the HOA disclosure summary under section 720.401, Florida Statutes, and the association's estoppel.
Two 2006 and 2007 homes and three lots on its own plat; one sale in the year at $3,125,000.
Outside Cape Hickory, selling a Little Hickory Island house involves no association: no estoppel letter, no board approval and no transfer fee. The title commitment, the City permit record and the flood file do the work an association file does elsewhere.
Data updated: October 2026.
The island's civic group, Bonita Beach Association, Inc., is voluntary and has no lien or approval right. Only Cape Hickory has a mandatory association.
The commitment lists recorded easements, plat dedications, any restriction and any lien. Metes-and-bounds parcels and Carolands, an unrecorded subdivision, need an accurate survey.
If the house has been rented: the City rental permit ($100 per unit, three years), the state vacation rental license and the tax account history.
Every permit since the 2022 and 2024 storms, the roof permit and the dock and seawall permits, from the City portal.
A Little Hickory Island seller owes Florida's flood disclosure under section 689.302, the property tax disclosure, the duty to disclose known material defects under Johnson v. Davis and, at Cape Hickory, the HOA disclosure summary. On a coastal island where every lot we queried is in a flood zone, these disclosures carry real weight with buyers.
Data updated: October 2026 (Florida Statutes read October 17, 2026).
Since October 1, 2025, a residential seller discloses known flood damage, flood insurance claims and federal flood assistance on the property.
Florida contracts carry a disclosure that a buyer's taxes may change after the sale; on the island, homesteaded houses carry a median assessed value of $1,344,238 against a $2,096,841 median just value, a gap a buyer does not inherit.
The Florida Supreme Court's 1985 decision in Johnson v. Davis requires sellers to disclose known facts that materially affect value and are not readily observable.
Unpermitted work after the storms and any substantial-damage determination are facts a buyer's lender and insurer find; disclose and document them.
We market a Little Hickory Island home with cinematic video, drone and professional photography that shows the beach or the bay, a listing file of flood, height and permit records, accurate descriptions of the water from the record, and our qualified-buyer database, with discretion and off-market capability when needed.
Data updated: October 2026.
Aerials show what a buyer cannot see from the road: the beach in front of a Gulf lot or the canal run to the bay.
Elevation certificate, wind report, flood claim history, permits, survey and, for Gulf lots, the coastal construction control line on the survey.
We describe frontage as the county roll and survey show it, and boating access with the bridge clearances, not marketing shorthand.
We put "Little Hickory Island", "Bonita Beach" and the street in the listing, because buyers search all three.
Our database, our Domain Realty Group partners and private networks for estate buyers who want discretion.
We negotiate a Little Hickory Island sale on the record: inspection items against the house's age and permits, appraisals against the right frontage group, and offers on terms as well as price. Island appraisals need comparables the appraiser can defend.
Data updated: October 2026.
Older island houses draw roof, seawall and elevation questions; we set expectations in the listing file so they do not become surprises.
We hand the appraiser the frontage-matched county and MLS sales, including the transfer-code 03 deeds the qualified count misses.
Closing date, insurance contingency, inspection period and financing matter on a coastal house in hurricane season.
Commission is negotiable and set in your listing agreement; buyer-broker compensation is agreed separately under current practice.
In Lee County the seller customarily pays the deed documentary stamp tax, $0.70 per $100, and the owner's title policy at Florida's promulgated rate, and the contract controls. At the $2,462,500 house median those two lines total $25,968.75; at $8,000,000 they total $77,825.00.
Data updated: October 2026 (section 201.02, Florida Statutes; Rule 69O-186.003, F.A.C.; read October 17, 2026).
| Line | $1,225,000 | $2,462,500 (house median) | $8,000,000 (Gulf sale) |
|---|---|---|---|
| Deed documentary stamps ($0.70 per $100) | $8,575.00 | $17,237.50 | $56,000.00 |
| Owner's title premium (promulgated) | $5,637.50 | $8,731.25 | $21,825.00 |
| Sum | $14,212.50 | $25,968.75 | $77,825.00 |
Section 201.02, Florida Statutes, sets $0.70 per $100 of consideration on a deed. In Lee County the seller customarily pays it.
The promulgated owner's rate is $5.75 per $1,000 to $100,000, $5.00 to $1,000,000, $2.50 to $5,000,000, $2.25 to $10,000,000 and $2.00 above. In Lee County the seller customarily pays; across the line in Collier County the buyer customarily pays.
Outside Cape Hickory there is no association, estoppel or transfer fee.
Taxes are prorated to the closing date at the district's rate, 12.7970 mills for 2025.
A homestead seller can port up to $500,000 of Save Our Homes difference to a new Florida homestead; federal capital gains rules apply to the sale (IRS Publication 523).
Little Hickory Island sellers compete with Barefoot Beach, the gated Collier County community on the same barrier island. The honest pitch is the difference: no gate and no association, City of Bonita Springs services, Lee County schools and the seller-pays title custom on the island, against Barefoot's gate and association.
Data updated: October 2026 (Lee County record; our Barefoot Beach guide, October 2026).
| Buyer priority | Little Hickory Island | Barefoot Beach |
|---|---|---|
| Gate | none | gated |
| Association | none over the houses | mandatory |
| County and schools | Lee | Collier |
| City | Bonita Springs | unincorporated |
| Title policy custom | seller pays (Lee) | buyer pays (Collier) |
| County sales, 12 months | 21 at $2,600,000 median | 25 at $2,800,000 median (per our guide) |
In the last 12 months we tracked buyers comparing both sides of the county line. A buyer who wants to rebuild without a board, or who wants Lee County schools, is your buyer. A buyer who wants a gate is Barefoot's. For Barefoot sellers' side of the same question, see our Barefoot Beach seller guide.
October 2026 is a good time to prepare a Little Hickory Island listing for season: 13.3 months of supply means buyers have choice, but the January to April season brings the most of them, and a listing ready with flood and permit records before season competes best.
Data updated: October 2026.
Southwest Florida's buyers arrive in season; the island's 79 median days on market means a December listing often closes in spring.
Lee County is restoring Bonita Beach Park and Little Hickory Island Park from September 2026, and the state's June 2026 inlet plan sets an annual sand target for the beach. The new Big Carlos Pass bridge opened November 14, 2025.
Citizens' universal flood requirement on January 1, 2027 affects every buyer who relies on Citizens.
Allow time for photography, the permit file and a 30 to 60 day closing.

Sellers ask how to price a Little Hickory Island home, how long a sale takes, what it costs, what to disclose and what buyers ask about flood, height and docks. Each answer below comes from the Lee County record, the MLS pull of October 27, 2026 or Florida law.
Data updated: October 2026.
Lee County recorded 21 qualified sales in the 12 months to September 25, 2026, 20 house resales and one new-house first sale; the MLS pull of October 27, 2026 shows 19 single-family closings.
$2,600,000 for all 21 county-recorded sales and $2,462,500 for the 20 house resales; the MLS median for its 12 months is $2,600,000.
Six Gulf-frontage sales from $6,000,000 to $10,000,000 in the 12 months to September 25, 2026; 24 over 60 months at an $8,300,000 median.
Six canal sales from $1,225,000 to $3,100,000 in the 12 months; 14 over 60 months at a $2,050,000 median.
Three bay sales from $1,937,500 to $3,125,000 in the 12 months; 18 over 60 months at a $2,475,000 median.
A median 79 days on market in the MLS pull's 12 months, plus closing time.
A median 93.02 percent of the final list price in the MLS pull's 12 months.
Twenty-one active houses on October 27, 2026, none pending.
If the house is older and below today's flood elevation, often as a lot; the roll's median Gulf-front land value is $4,409,660.
It defines the envelope a buyer can build, 35 feet above the flood elevation and 40 feet absolute, with no variance; that certainty supports lot value.
A narrower lot of record than RS-1's 75 feet is nonconforming; get a City zoning verification letter before listing.
The seller customarily pays the owner's policy in Lee County; the contract controls.
$0.70 per $100 of the price; $17,237.50 at $2,462,500.
Known flood damage, flood insurance claims and federal flood assistance, under section 689.302, Florida Statutes, since October 1, 2025.
It is not required to list, but buyers' insurers need it to quote; it is the most useful document you can provide.
Disclose known damage and document repairs with permits; a substantial-damage determination must be disclosed and changes what a buyer can do.
Only at Cape Hickory; the rest of the island has no association.
Pull the City of Bonita Springs permit record for the dock, lift and seawall before listing.
Boating buyers will: Big Hickory Pass's bridge clears 10 feet and New Pass's 30 feet, per the 2026 Coast Pilot.
No. The buyer applies for their own exemption; your Save Our Homes difference can port to your next Florida homestead, up to $500,000.
Yes; provide the City rental permit, the state license and the tax account history.
Against Carolands' six sales over 60 months, $1,600,000 to $7,700,000, then frontage, size and age.
Against Kinleyland's six sales over 60 months, $1,800,000 to $2,100,000.
Against the 1st Addition's 18 sales over 60 months at a $1,162,500 median and the year's canal sales.
Yes; the lots are zoned MH-1, which allows a conventional house, and the title commitment confirms how the lot is held.
The deed records stated consideration and the MLS a reported price; on the August 31, 2026 new Gulf-front sale they differ by $821,000.
It supports Gulf-front value: the beach was nourished in 1995, 2004, 2014, 2023 and 2025, and the state's 2026 plan sets an annual sand target.
Before season, with the records ready; buyers arrive January through April.
Cinematic video, drone, professional photography, our qualified-buyer database and discretion with off-market capability.
Yes, when a sale needs to stay private.
The closing agent prorates taxes, pays off liens, records the deed and disburses; in Lee County the seller customarily chooses and pays the owner's title policy.
