By Jesse McGreevy and Marc Comisar. Updated October 2026. If you want the whole island first, including the plats, the passes, the flood map, schools and daily life, our Little Hickory Island community guide covers it, and our Bonita Beach guide covers the wider beach market. This page answers one question: what your Little Hickory Island home would sell for today, on the Lee County record and the MLS.
A Little Hickory Island home in 2026 is worth what its frontage group, age and elevation support on the record: Lee County recorded 20 house resales in the 12 months to September 25, 2026 at a $2,462,500 median, with Gulf-front sales from $6,000,000 to $10,000,000 and canal sales from $1,225,000 to $3,100,000.
Data updated: October 2026 (Lee County recorded sales through September 25, 2026; county roll dated October 11, 2026; Southwest Florida MLS pulled October 27, 2026).
| Frontage | Recorded sales, 12 months | 60-month median | Median county value (roll) | Median land value (roll) |
|---|---|---|---|---|
| Gulf | 6, $6,000,000 to $10,000,000 | $8,300,000 (24 sales) | $7,407,349 | $4,409,660 |
| Bay | 3, $1,937,500 to $3,125,000 | $2,475,000 (18 sales) | $1,673,871 | $937,032 |
| Canal | 6, $1,225,000 to $3,100,000 | $2,050,000 (14 sales) | $1,049,084 | $532,008 |
| No water description | 5, $750,000 to $942,500 | $900,000 (15 sales) | $770,584 | $475,311 |
The county's just value is an assessment for tax purposes as of January 1, set by mass appraisal; it is a useful ranking of lots and houses, not a sale price. We value from sales.
The 20 house resales recorded a $1,058.18 median per square foot of county heated area; the MLS's 12-month median was $935 per square foot of living area. The two denominators differ and are never mixed.
Little Hickory Island sellers call McGreevy and Comisar first because we value from the Lee County record and the MLS together, frontage by frontage, and we tell an owner when an older house is worth more as a lot. We are the #1 Team in Southwest Florida since 2012 and Top 1% Real Estate Agents Nationally Since 2008.
Data updated: October 2026.
The deed transfer codes, the flood elevation at your lot, the island height rule, the City permit record and whether the MLS filed a sale under the right subdivision name.
Jesse McGreevy prices and negotiates; Marc Comisar brings the buyer side; our Domain Realty Group partners handle the listing file. In the last 12 months we tracked every Little Hickory Island sale in both records. If you are still comparing teams, our guide to the best real estate agents in Bonita Beach sets out the criteria we think an owner should use.

The elevation certificate, a list of improvements with permits since 2022, the roof year, the wind mitigation report and, on a bay or canal lot, the dock and seawall permits.
Online estimates struggle on Little Hickory Island because island sales are few, the range runs from $750,000 to $14 million in one year, the MLS and county record sometimes disagree on one sale, and an automated model cannot see a house's flood elevation, the island height rule or whether the lot is worth more than the house.
Data updated: October 2026.
Twenty-one county sales a year across Gulf, bay, canal and dry lots leaves three to six sales per group: too few for a model, enough for a careful person.
The August 31, 2026 new Gulf-front sale is $14,079,525 in the county record and $14,900,525 in the MLS. A model that ingests one of them prints a different value from one that ingests the other.
After Ian, Lee County coded many island deeds with transfer code 03, a qualified sale whose property changed physically afterwards; those sales fall out of qualified counts and many models.
A 1970s cottage on a Gulf lot has a land value near $4.4 million on the roll; a model that prices the house by square foot misses that.
We value a Little Hickory Island home in five steps: select comparables by frontage and section, adjust for age, size and condition, set the house against its flood elevation, weigh the lot value against the house, and test the result against the active competition.
Data updated: October 2026.
Gulf against Gulf, bay against bay, canal against canal, and within the same section where the record allows.
The roll's decade medians show the size step: 1970s houses median 1,624 square feet, 2010s houses 4,635.
We read your lowest floor against the base flood elevation at your lot, VE 13 on the Gulf front or AE 10 to 11 on the bay and canals at the points we queried.
If the house adds little over the land value, we value the lot from vacant-lot sales: five in the 12 months from $538,000 to $5,100,000, 33 in 60 months at a $1,100,000 median.
Twenty-one houses were active on October 27, 2026 with none pending, so a value must hold up against those listings.
On Little Hickory Island, frontage moves value most, then age and size, elevation against the base flood elevation, lot width and buildability, pool, dock and seawall, and the permit record. Each is visible on the record or in the documents a seller can provide.
Data updated: October 2026 (county roll dated October 11, 2026).
Gulf-front median county value $7,407,349 against $770,584 for a dry lot: the largest single factor.
Median county value by decade runs from $878,039 (1960s) and $1,148,044 (1970s) to $3,791,798 (2000s) and $7,908,112 (2010s).
Island houses run from under 1,500 square feet (59 houses) to over 5,000 (43 houses).
Each foot above the base flood elevation cuts flood premiums by nearly half, per the City; each foot below doubles them.
A 75-foot RS-1 lot builds without question; a 50-foot lot of record needs a City determination.
The roll counts 225 pools on the island's parcels; on the Gulf front a pool is expected at the top of the market.
182 seawalls and 47 docks on the roll; permitted ones support value with boating buyers.
Permitted post-2022 repairs support value; unpermitted work or a substantial-damage history lowers it.
Kinleyland's six sales in 60 months ran from $1,800,000 to $2,100,000; the Bonita Beach plat's 30 at a $7,150,000 median. Section is shorthand for frontage, lot size and age together.
A newer house adds the most value on Little Hickory Island: over the 60 months to September 25, 2026, Lee County recorded 23 sales of houses the roll now dates 2015 or later at an $8,500,000 median, 20 sales of 1990 to 2014 houses at $2,737,500 and 27 sales of pre-1990 houses at $1,320,000.
Data updated: October 2026 (Lee County recorded sales 2021-09-26 to 2026-09-25; county roll dated October 11, 2026).
| Roll year built | Sales | Median | Low | High |
|---|---|---|---|---|
| 2015 or later | 23 | $8,500,000 | $330,000 | $13,800,000 |
| 1990 to 2014 | 20 | $2,737,500 | $291,705 | $7,400,000 |
| Before 1990 | 27 | $1,320,000 | $675,000 | $6,500,000 |
The roll's year built is the parcel's current newest building, so a lot that sold as a teardown and was then rebuilt appears in the newer group at its teardown price; that is why the 2015-or-later group's low end is $330,000. Read the medians, not the extremes.
Age on the island stands for three things at once: elevation (newer houses sit at or above today's base flood elevation), size (2010s houses median 4,635 square feet of county heated area against 1,624 for 1970s houses) and frontage (the rebuild has concentrated on the Gulf-front plat, where 57 of 125 dated houses come from the 2010s and 2020s).
Two Gulf-front Hickory Boulevard houses built in 2018 with 4,726 square feet of county heated area recorded $9,100,000 on October 31, 2025 and $9,150,000 on June 25, 2026. A 1992 Gulf-front house of 2,565 square feet recorded $6,000,000 on October 10, 2025, and a 2019 house of 5,700 square feet $10,000,000 on February 27, 2026. Holding frontage constant, about 2,200 more square feet and 26 years of newer construction separate $6,000,000 from $9,100,000, and the larger 2019 house reached $10,000,000. Those four sales bracket most Gulf-front values in the year.
An owner of a pre-1990 house on the bay or a canal is pricing against the $1,320,000 group median and the lot record; an owner of a pre-1990 Gulf-front house is often pricing land worth several million dollars on the roll. We tell you which you have.
Lee County recorded 21 Little Hickory Island sales in the 12 months to September 25, 2026 at a $2,600,000 median and 78 over 60 months at a $2,768,750 median. In the last 12 months we tracked every one of them, street by street.

Hickory Boulevard carried 11 of the 20 house resales at a $6,000,000 median; Bay Road and Forester Drive two each; Seagrape Lane, Kings Kew, Hickory View Drive, Hickory Bay Drive and McLaughlin Boulevard one each.
Little Hickory Island prices do not move as one line: calendar medians swing with how many Gulf-front houses sell each year. The county's median was $2,100,000 in 2025 on 19 sales and $2,462,500 in 2026 to September 25 on 16; the MLS's house median was $2,275,000 in 2025 and $2,600,000 in 2026 to October 27.
Data updated: October 2026.
| Year | County sales | County median | MLS house closings | MLS median |
|---|---|---|---|---|
| 2021 | 42 | $2,487,500 | 5 (Oct 28 to Dec) | $4,250,000 |
| 2022 | 16 | $2,937,500 | 12 | $3,087,500 |
| 2023 | 16 | $1,712,500 | 14 | $1,712,500 |
| 2024 | 2 | $10,150,000 | 12 | $6,562,500 |
| 2025 | 19 | $2,100,000 | 19 | $2,275,000 |
| 2026 to date | 16 | $2,462,500 | 17 | $2,600,000 |
The county's 2024 count of two reflects transfer code 03 on post-Ian deeds, not two sales. A higher 2024 median reflects mix: that year's closings leaned to Gulf-front estates.
Value your home against same-group sales from the last 12 to 24 months, not against a calendar median.
Little Hickory Island houses that closed in the 12 months of the October 27, 2026 MLS pull took a median 79 days on market and sold at a median 93.02 percent of their final list price. With 21 active and none pending, months of supply stood at about 13.3.
Data updated: October 2026 (Southwest Florida MLS pulled October 27, 2026).
The 24-month median was 65 days and the 60-month median 39 days; the 2021 and 2022 market moved faster. Sold-to-list and days on market are computed on every sale entered as a normal listing, including sales recorded at zero days on market; one sale in the 24-month window was entered after closing and counts in prices only.
Two of the year's closings sold at 100 percent of list; the lowest ratio was 78.9 percent on a Hickory Boulevard house after 179 days.
The best comparables for a Little Hickory Island home are recent sales of the same frontage in the same section, then adjusted for age, size and elevation. Each section below gives its record so an owner can see the starting point.
Data updated: October 2026 (Lee County recorded sales through September 25, 2026).
Thirty sales over 60 months at a $7,150,000 median, from $2,275,000 to $14,079,525; seven in the 12 months from $6,000,000 to $14,079,525.
Eighteen sales over 60 months at a $1,162,500 median, $750,000 to $3,100,000.
Nine sales over 60 months, $291,705 to $2,999,900; three in the 12 months, $810,000 to $2,600,000.
Six sales over 60 months, $1,320,000 to $7,650,000.
Six sales over 60 months, $1,600,000 to $7,700,000; one in the 12 months at $2,862,500.
Six sales over 60 months, $1,800,000 to $2,100,000; one in the 12 months at $1,937,500.
No qualified Cape Hickory sale in 60 months on the county record (an MLS closing at $4,750,000 on February 24, 2026); Villa Positano one at $3,125,000; Mobile Villas two over 60 months, $330,000 and $1,750,000.
The land under a Little Hickory Island home is worth most of the value on many lots: the county roll's median land value is $4,409,660 for a Gulf-front house lot, $937,032 for a bay lot, $532,008 for a canal lot and $475,311 for a dry lot, and recorded vacant-lot sales ran from $538,000 to $5,100,000 in the year.
Data updated: October 2026.
Five in the 12 months to September 25, 2026; 12 in 24 months at a $1,337,500 median; 33 in 60 months at a $1,100,000 median.
The median house lot is 0.291 acres; Gulf 0.322, bay 0.272, canal 0.197.
The City's island rule, 35 feet above the minimum flood elevation and 40 feet absolute with no variance, defines what a buyer can build, and that envelope is what the land price pays for.
For a seller, Little Hickory Island's houses compete with Barefoot Beach's gated Collier homes on the same island and, at lower prices, with the mainland houses of Bonita Shores across the bay. The county records put the island at a $2,600,000 12-month median against Barefoot Beach's $2,800,000 and Bonita Shores' $590,000.
Data updated: October 2026 (Lee County record; our Barefoot Beach and Bonita Shores guides, October 2026).

A Little Hickory Island home is for the buyer who wants the Gulf or the bay without a gate or an association, under City of Bonita Springs rules and Lee County schools. A Barefoot Beach home is for the buyer who wants a gate and an association's standards in Collier County.
Data updated: October 2026.
| Buyer wants | Little Hickory Island | Barefoot Beach |
|---|---|---|
| No association approvals | yes | no |
| A gate | no | yes |
| Lee County schools | yes | no |
| Seller pays owner's title (custom) | yes (Lee) | no (Collier, buyer pays) |
| Public beach accesses on the road | ten | Preserve and community access |
We market the island's freedoms, the height rule's protection and the public beach, and we price against the island's own record, not Barefoot's.
A buyer of a Little Hickory Island home pays property tax at the island district's 12.7970 mills (2025), flood and wind insurance priced from the elevation certificate, and utilities, with no association dues outside Cape Hickory. At $2,462,500, 12.7970 mills is $31,512.61 before exemptions.
Data updated: October 2026 (Lee County Property Appraiser TRIM notice read October 17, 2026).
At $8,000,000 the same rate is $102,376.00 before exemptions; a homestead buyer takes the exemption and the Save Our Homes cap from the next year.
Your assessed value may sit well below market under Save Our Homes; the island's homesteaded houses show a $1,344,238 median assessed value against a $2,096,841 median just value. The buyer's value resets.
Citizens requires flood coverage on dwellings of $400,000 or more replacement cost; federal building coverage caps at $250,000.
Flood zone and elevation affect a Little Hickory Island price through the buyer's insurance quote: VE 13 on the Gulf front and AE 10 to 11 on the bay and canals at the points we queried, and each foot of elevation above or below the base flood elevation roughly halves or doubles the premium, per the City.
Data updated: October 2026.
Ten points across the island, all special flood hazard areas, all evacuation Zone A, all 170 mile-per-hour design wind.
It turns an unknown into a quote; a house above its base flood elevation can carry a materially lower premium and a higher price.
A house below today's elevation that a buyer would substantially improve must be brought up to current flood rules, which buyers price in.
Nearby work on Little Hickory Island is repair and sand, not density: Lee County's park restorations from September 2026, the state's June 2026 Big Hickory Pass inlet plan, the 2025 beach placement of about 350,000 cubic yards and the November 14, 2025 Big Carlos Pass bridge. None adds competing supply to the island's houses.
Data updated: October 2026.
No variance can be granted from the island's height rule, so the island's single-family character is protected by code.
Five nourishments since 1995 and an adopted inlet plan keep sand in front of the Gulf lots.
In Lee County the seller customarily pays the deed documentary stamp tax and the owner's title policy, and the contract controls. At the $2,462,500 house median the two lines total $25,968.75; at $8,000,000 they total $77,825.00. Our Little Hickory Island seller guide covers the full cost list.
Data updated: October 2026.
| Line | $2,462,500 | $8,000,000 |
|---|---|---|
| Deed documentary stamps ($0.70 per $100) | $17,237.50 | $56,000.00 |
| Owner's title premium (promulgated) | $8,731.25 | $21,825.00 |
| Sum | $25,968.75 | $77,825.00 |
The island's houses have no association, so no estoppel letter or fee.

Owners ask what a Little Hickory Island home is worth, how frontage, age, elevation and the lot move value, why online estimates miss, and how long a sale takes. Each answer comes from the Lee County record, the MLS pull of October 27, 2026 or the City code.
Data updated: October 2026.
The 20 house resales in the 12 months to September 25, 2026 recorded a $2,462,500 median; all 21 sales $2,600,000.
The year's six Gulf-frontage sales ran from $6,000,000 to $10,000,000; the 60-month median is $8,300,000.
The year's six canal sales ran from $1,225,000 to $3,100,000; the 60-month median is $2,050,000.
The year's three bay sales ran from $1,937,500 to $3,125,000; the 60-month median is $2,475,000.
The year's five dry-lot sales ran from $750,000 to $942,500.
Vacant-lot sales ran from $538,000 to $5,100,000 in the year; the 60-month median is $1,100,000.
A $1,058.18 median per square foot of county heated area on the year's house sales; $935 per MLS living square foot. Per-square-foot figures vary widely by frontage.
Island sales are few and wide-ranging, two records sometimes disagree, and models miss elevation, the height rule and lot value.
Often; compare your house's county building value with its land value and with the lot sales.
On the Gulf front a pool is expected at the top of the market; the roll counts 225 pools on the island's parcels.
A permitted dock and seawall support value with boating buyers on the bay and canal lots.
Yes, through insurance: each foot above the base flood elevation cuts premiums by nearly half, per the City.
VE lots on the Gulf front carry higher insurance and construction cost; buyers price both.
The record shows a rebuild market rather than a collapse: the year to September 25, 2026 recorded seven sales above $5,000,000.
Calendar medians swing with the Gulf-front mix; 2025 recorded a $2,100,000 county median and 2026 to date $2,462,500.
A median 79 days on market in the MLS pull's 12 months.
A median 93.02 percent of the final list price.
Twenty-one active houses on October 27, 2026.
Recent same-frontage sales nearby; we hand the appraiser both records so the comparables fit.
No; it is a mass-appraisal tax value as of January 1, useful for ranking but not a sale price.
No, but it affects the buyer's tax estimate; the buyer's value resets after purchase.
Yes; it summarizes frontage, lot size and age: Kinleyland's 60-month range was $1,800,000 to $2,100,000 and the Bonita Beach plat's median $7,150,000.

★★★★★ "Marc takes the time initially to really get to know the clients and the property they is selling; or if purchasing, he learns the wishes of his clients and immediately focuses on realistic selections. He was ALWAYS AVAILABLE to sort out any issue that arose; was totally patient, and never lost his composure under any circumstance. He made a number of recommendations regarding other team members required as we progressed with sale and purchase; they all were professional and as responsive and helpful as Marc. We would gladly recommend Marc to our friends and family members." Verified Zillow review
