Updated October 2026 · Jesse McGreevy and Marc Comisar, Domain Realty
Selling a home in Hacienda Lakes means pricing it inside the right neighborhood, the right community development district class and, in Seven Shores, against Toll Brothers’ new homes down the street. McGreevy and Comisar, the #1 Team in Southwest Florida since 2012, price from Southwest Florida MLS closings and build the buyer’s cost and flood file before you list.
Hacienda Lakes is a 2,262-acre master-planned community and Development of Regional Impact on the east side of Collier Boulevard at Rattlesnake Hammock Road in East Naples, ZIP 34114, and its homes sit in three for-sale neighborhoods: Esplanade at Hacienda Lakes, Azure at Hacienda Lakes and Seven Shores. This page is written for the owner deciding when and how to sell. The full picture of the place, from the 2011 approvals and the two CDDs to flood maps, schools and drive times, lives in our Hacienda Lakes community guide, and this seller page sits beside it. We tracked 64 closed sales at a $663,000 median in Hacienda Lakes from October 13, 2025 to October 13, 2026 (Southwest Florida MLS). Everything below answers one question: how to sell a 52-foot home on Palacio Terrace, a villa on Montserrat Drive, a Coach Collection condominium on Saint Lucia Drive or a Port collection home on Oceana Way for the most money, with the fewest surprises, on a date you choose. Call Jesse McGreevy direct at (239) 898-6072, or start with a free Hacienda Lakes home valuation.
Jesse McGreevy and Marc Comisar have been Top 1% Real Estate Agents Nationally Since 2008 and lead the #1 Team in Southwest Florida since 2012. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings. Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day. If you are interviewing listing agents before you choose, our guide to the best real estate agents in Naples explains how we think about representation across the county. For a Hacienda Lakes owner the test is simple: ask every agent to show you the closings in your own neighborhood, your District lot class and your FEMA letter, and to explain how they will price a resale against a builder that is still selling new homes inside the same master plan.
These are career figures across Lee and Collier counties, and we label them that way. As the leaders of Domain Realty Group our team has closed over $2.5 billion in real estate, and Jesse and Marc alone have over $900 million in sales inside that number. Jesse McGreevy has worked in Southwest Florida real estate since 2004, and the team launched in 2008. The wider team is at DomainRealtyGroup.com.
You get Jesse and Marc, not a coordinator reading from a template. Jesse McGreevy runs pricing, data, marketing and the paperwork, which in Hacienda Lakes can mean the Azure purchase application and its $1,500 capital contribution, an HOA estoppel from KW Property Management, Castle Group or Allied Property Group, a separate condominium estoppel for a Coach Collection unit, the CDD line on the county tax bill and the FEMA LOMR-F letter for your phase. Marc Comisar runs the field: showings through three different gates, buyer-agent conversations, inspections, contractors and walkthroughs for owners who spend the summer up north. Reach Jesse at (239) 898-6072 or Marc at (239) 287-5873, and read how the partnership works on our about McGreevy and Comisar page.
This page covers the three for-sale neighborhoods inside the Hacienda Lakes Mixed Use Planned Unit Development created by Collier County Ordinance 2011-41: Esplanade at Hacienda Lakes, Azure at Hacienda Lakes (including the 24-unit Coach Collection at Azure condominium) and Seven Shores (Collier County PUD layer, Hacienda Lakes MPUD record, read October 2026). Sapphire Cove, 75 homes, pays Hacienda Lakes CDD assessments from just outside the MPUD and is tracked by the MLS as its own development, so its sales are shown separately.
The Esplanade name needs care. Esplanade at Hacienda Lakes is the Taylor Morrison neighborhood of 443 homes inside Hacienda Lakes, in ZIP 34114, with no golf course. It is not Esplanade Golf and Country Club of Naples, a separate Taylor Morrison golf community on Immokalee Road in ZIP 34119, and it is not Esplanade by the Islands, a separate Taylor Morrison community near Marco Island with its own association and market. The three share a builder’s naming habit and nothing else: no association, no club, no special district and no sales data. When we say “Esplanade” on this page we mean Esplanade at Hacienda Lakes, and every fee, flood and price figure below applies to that neighborhood only. Buyers make this mistake too, which is why every Esplanade at Hacienda Lakes listing we prepare leads with the full name and the ZIP.
Selling in Hacienda Lakes differs from a typical Naples resale in six ways: there is no master HOA, two CDDs bill different lot classes, three neighborhoods trade at three price levels, Toll Brothers is still selling new homes in Seven Shores, the FEMA map reads Zone AH while every residential phase holds a removal letter, and only Azure publishes its dues.
Data updated: October 2026 (Southwest Florida MLS, closed sales 10/13/2025 to 10/13/2026)
Hacienda Lakes has no master homeowners association. A Sunbiz name search for entities beginning “Hacienda Lakes” returns one entity, the master developer, Hacienda Lakes of Naples, LLC (Sunbiz name index “HACIENDA LAKES”, read October 2026). Each neighborhood has its own HOA, its own gate, its own clubhouse and its own manager, and the Coach Collection adds a condominium association inside Azure. For a seller that means one estoppel per association, one set of rules per neighborhood and no community-wide master assessment to explain. It also means a buyer comparing an Esplanade home with an Azure home is comparing two different associations, not two streets in one.
Two community development districts own the lakes and stormwater system and bill on the November county tax bill. The Hacienda Lakes CDD covers Esplanade, Azure and Sapphire Cove; the Hacienda North CDD covers Seven Shores (Collier County CDD layer, read October 2026). The FY2027 gross CDD line runs $1,315.51 to $2,273.72 a year on Esplanade and Azure lots and $2,494.23 to $4,642.59 on Seven Shores lots, by lot class (Hacienda Lakes CDD board agenda packet, August 17, 2026; Hacienda North CDD FY2027 adopted assessments). Two homes a few streets apart can carry bills more than $2,000 apart, and a buyer who guesses will guess high. Your own tax bill shows your class, and that figure belongs in the listing.
We tracked medians of $985,000 in Seven Shores (25 sales), $655,500 in Azure at Hacienda Lakes (20 sales) and $590,000 in Esplanade at Hacienda Lakes (19 sales) in the 12 months to October 13, 2026 (Southwest Florida MLS). The community-wide $663,000 median is a blend of three different products from two builders and three construction eras. A seller who prices from the blended figure leaves money on the table in Seven Shores and overshoots in Esplanade.
Seven Shores is the only neighborhood with new construction in 2026. Toll Brothers lists its Harbor collection from $599,995, Landing from $852,995 and Port from $979,995, with 8 quick move-in homes posted (Toll Brothers, Seven Shores, October 2026), and the Hacienda North CDD recorded “approximately 140 units left to be sold” at its May 19, 2026 meeting (Hacienda North CDD board agenda packet, August 18, 2026). Every Seven Shores resale competes with that inventory. Esplanade and Azure resales feel it too, because a Toll quick move-in home a mile away sets a buyer’s idea of what new costs.
On the FEMA map effective February 8, 2024, the homes sit almost entirely in Zone AH, a shallow-ponding special flood hazard area, on panel 12021C0606J (FEMA NFHL flood hazard zones, queried October 10, 2026). FEMA Letters of Map Revision based on Fill have removed every residential phase of Esplanade, Azure and Seven Shores from that hazard area (FEMA NFHL LOMAs and LOMR-Fs), and sample elevation certificates record finished floors 3.7 to 5.4 feet above the certificate base flood elevation. A lender’s flood vendor reads the map; your listing file should carry the letter that names your lot and your elevation certificate, so the buyer’s lender and insurer see both on day one.
The Azure at Hacienda Lakes HOA publishes quarterly assessments of $1,600 for single-family homes, $1,700 for villas and $1,350 for the Coach Collection, plus a $1,500 capital contribution with the purchase application (Azure at Hacienda Lakes HOA FAQ, read October 2026). Esplanade, Seven Shores and Sapphire Cove do not publish their dues; the association’s adopted budget and the resale estoppel certificate state them. A buyer who cannot find your HOA figure online will assume the worst, so the estoppel figure or your latest statement belongs in the listing file before the first showing.
Hacienda Lakes recorded 64 closed sales and $57,946,360 in volume in the 12 months to October 13, 2026, at a $663,000 median, with Seven Shores alone producing more than half the volume. These eight facts, each dated and sourced, frame every pricing, marketing and paperwork decision that follows.
McGreevy and Comisar lead Domain Realty Group, the #1 Team in Southwest Florida since 2012 and Top 1% Real Estate Agents Nationally Since 2008, and we track every Hacienda Lakes closing: in the last 12 months we tracked 64 closings, $57,946,360 in volume and a $663,000 median sold price in the Southwest Florida MLS.

As the leaders of Domain Realty Group our team has closed over $2.5 billion in real estate, and Jesse and Marc alone have over $900 million in sales. Those are career figures across Southwest Florida. They tell you how many negotiations, inspections and closing-table surprises the people on your listing have already handled, which matters most on a sale where a neighborhood HOA, sometimes a condominium association, a community development district, a lender and an insurer all have a say before the deed records.

The median is the mean of the middle pair, $651,000 and $675,000, because 64 is an even count. The six sales entered into the MLS after they closed (Sold Data Entry) were all Seven Shores homes, at $2,287,274, $2,206,184, $1,734,699, $1,562,969, $1,102,571 and $738,180. They are real recorded sales, so they count in the closing count, the median and the volume; they are excluded only from sale-to-list and days-on-market measures. Days on market, sale-to-list and list price use the 56 sales that carry a marketing period and both prices; the other eight are the six entered after closing and two with no days on market recorded. Months of supply is the 45 active listings divided by the monthly closing pace of the last 12 months (64 closings, or 5.3 a month).

Source: Southwest Florida MLS, closed sales October 13, 2025 to October 13, 2026, pulled October 13, 2026. The MLS Building Design field splits the 20 Azure sales into 8 single-family homes, 10 villas and 2 low-rise (1 to 3 story) condominium sales, the building type of the Coach Collection. Sapphire Cove is not in the October 2026 pull, so its four sales are carried from an earlier extract of closed sales August 11, 2025 to August 11, 2026.
Seven Shores produced $31,453,860 of the $57,946,360 total, more than Azure and Esplanade combined ($26,492,500). Sapphire Cove’s four sales are too few for a median and too few to read as a market rate for a 75-home neighborhood.
We judge a Hacienda Lakes listing on three numbers you can check: days to contract against the median for your own neighborhood and product, the sale price against the final list price, and whether the home closed on the date you planned. Those are the yardsticks the rest of this page uses and the ones we report on your own sale. Because the Southwest Florida MLS files Azure’s single-family homes, villas and Coach Collection condominiums under one name, and Seven Shores’ builder closings beside its resales, every yardstick has to be rebuilt by product and seller type before it means anything. The export now carries Building Design, so we can: single-family homes (39 sales) took a median 62 days on market and closed at a sale-to-list of 95.5%, while attached villas (23 sales) took 118 days at 96.5%.
The nine Hacienda Lakes closings at $1,500,000 or more in the 12 months to October 13, 2026 were all in Seven Shores: $2,842,483 (April 3, 2026), $2,650,000 (August 10, 2026), $2,287,274, $2,206,184, $2,156,850, $1,900,000, $1,734,699, $1,580,000 and $1,562,969 (Southwest Florida MLS). Four of those nine were entered after closing. The highest sale outside Seven Shores was $1,450,000 in Azure on June 11, 2026, and the highest in Esplanade was $879,000 on March 17, 2026. The MLS export shows all nine as single-family homes but does not carry lot width or plan, so we do not attach either to any one of them here; on a pricing call we pull each comparable’s plat, permit and District class and do exactly that.
For a home priced to its own neighborhood and product, yes. Hacienda Lakes closed 64 sales in the 12 months to October 13, 2026 at a $663,000 median, with buyers active in every price band from $450,000 to $2,842,483. The caution is Seven Shores, where Toll Brothers’ remaining inventory sets the ceiling a resale must beat.

The $500,000 to $749,999 band is the heart of the Hacienda Lakes market, with 31 of 64 sales spread almost evenly across the three neighborhoods. That is where most Esplanade and Azure owners will be pricing, and where a Seven Shores Harbor collection resale meets Toll’s $599,995 base head on. Above $1,500,000 the market belongs to Seven Shores alone. Azure has the deepest $1,000,000 to $1,499,999 tier (4 sales, against 3 in Seven Shores and none in Esplanade), and Esplanade the most sales under $500,000 (5).

April 2026 (11 closings) and October 2025 (9, counted from October 13) were the busiest months in this window; December 2025 and January 2026 had one closing each. Twelve months of one community’s sales is too short a record to call a seasonal pattern, and Seven Shores builder closings follow construction schedules as much as buyer demand. What the table does show is that Hacienda Lakes buyers closed in both fall and spring, so a seller does not have to wait for January to find one.
A buyer looking at Hacienda Lakes usually tours its East Naples neighbors in the same week, so your price is read against theirs.
Community (Southwest Florida MLS; Hacienda Lakes and Caymas closed 10/13/2025 to 10/13/2026; Winding Cypress, Naples Reserve and Verona Walk from an earlier extract, closed 08/11/2025 to 08/11/2026) | Closed sales | Median | Range |

Source: Southwest Florida MLS. Hacienda Lakes and Caymas are closed sales October 13, 2025 to October 13, 2026, pulled October 13, 2026; Winding Cypress, Naples Reserve and Verona Walk are carried from an earlier extract of closed sales August 11, 2025 to August 11, 2026 and are not part of this pull, so read their rows against Hacienda Lakes as price levels, not as the same period. Each community is its own development in the MLS.
Worked example, the rival gap across two different windows: the Winding Cypress median of $815,000 (August 11, 2025 to August 11, 2026) minus the Hacienda Lakes median of $663,000 (October 13, 2025 to October 13, 2026) is $152,000, an approximate gap rather than a same-period comparison. A buyer cross-shopping the two DRIs east of Collier Boulevard will usually find more Hacienda Lakes homes at a given budget, while the Hacienda Lakes ceiling, $2,842,483 in Seven Shores, runs higher than Winding Cypress’ $1,495,000. Caymas, which borders Seven Shores on the north, traded at a $1,855,000 median in the same window as Hacienda Lakes and serves a different buyer; Verona Walk at $480,000 in the earlier extract is the value option. Hacienda Lakes itself stands at 8.4 months of supply (45 active listings divided by 5.3 closings a month over the last 12 months); this table does not carry months of supply for the other four communities.
On October 13, 2026 the Southwest Florida MLS showed 45 active Hacienda Lakes listings and 11 pending (the export does not separate builder from resale listings): 14 active and 5 pending in Seven Shores, 20 active and 2 pending in Azure, and 11 active and 4 pending in Esplanade. Active listings carried a median list price of $994,000, from $525,000 to $2,888,000. Months of supply, active listings divided by the monthly closing pace of the last 12 months, is 8.4 community-wide: 6.7 in Seven Shores, 12.0 in Azure and 6.9 in Esplanade. Single-family homes stand at 11.4 months (37 active) and attached villas at 3.7 (7 active), so a villa seller faces a tighter market than a single-family seller. The builder side is on record: Toll Brothers posted 8 quick move-in homes at Seven Shores in October 2026, and the Hacienda North CDD recorded about 140 units left to sell on May 19, 2026. Before we set your list price we pull every active, pending and coming-soon listing in your neighborhood and every Toll quick move-in home that a buyer could choose instead.
The county issued 290 single-family certificates of occupancy in Seven Shores from 2024 through September 28, 2026 (31 in 2024, 132 in 2025 and 127 in 2026), against 413 homes in the District’s 2022 engineer’s report and 400 lots on the FY2027 assessment roll (Collier County growth model CO layer; Hacienda North CDD organizational package, July 13, 2022). Phase 3 lots on Piper Street, Cascade Meadows and Oceana Way were vacant on the January 1, 2026 roll, and the county accepted the Phases 3A to 3C water and sewer lines on September 8, 2026 (Collier BCC agenda packet, September 8, 2026). For a Seven Shores seller, that means competition from the builder for some time yet. For an Esplanade or Azure seller, Taylor Morrison lists Esplanade as sold out and Toll’s Azure page redirects to its Florida index, so inside those two gates resales compete only with resales.
We tracked 19 Esplanade sales against 443 homes, 4.3%; 20 Azure sales against 405 homes, 4.9%; and 25 Seven Shores sales against 413 planned homes, 6.1%, a figure lifted by builder closings (Hacienda Lakes CDD FY2027 adopted O&M assessments; Southwest Florida MLS, same window). Roughly one home in twenty-three changed hands in Esplanade and one in twenty in Azure in a year. That is a steady resale market, deep enough to price from but thin enough that one well-prepared listing can set the next comparable.
Hacienda Lakes closed 64 homes at a $663,000 median in the 12 months to October 13, 2026, and 31 of them landed between $500,000 and $749,999 (Southwest Florida MLS). If yours is one of the 443 Esplanade homes, the 405 Azure homes or a Seven Shores resale, start with a free Hacienda Lakes home valuation or Call Jesse direct at (239) 898-6072. Buying your next home at the same time? Call Marc at (239) 287-5873 and read how we represent buyers in Naples.
We price a Hacienda Lakes home from closings in its own neighborhood and product line first, then adjust for District lot class, CDD debt or prepayment, floor plan, lake or preserve view, condition and the FEMA file. In Seven Shores we add the builder’s current base prices and quick move-in list, because that is what your buyer will compare.

Esplanade at Hacienda Lakes is a resale-only market. Taylor Morrison lists it as sold out (Taylor Morrison, Esplanade at Hacienda Lakes, read October 2026), so no builder spec home competes inside the gate. The District assesses its 443 lots in 42-foot (146), 52-foot (216) and 62-foot (81) classes, and those classes track lot width and, broadly, home size. We tracked 19 Esplanade sales at a $590,000 median, from $450,000 to $879,000: five under $500,000, eleven between $500,000 and $749,999, three between $750,000 and $999,999 and none above $1,000,000 (Southwest Florida MLS). A 42-foot home and a 62-foot home sit in different bands, so we price from sales in your own class first and only then reach across. Streets matter less than class and view, but buyers do ask about Lucello Terrace, Palacio Terrace, Viale Circle and the courts off them by name.
A dedicated Esplanade at Hacienda Lakes neighborhood page is coming, with its own market snapshot and its association details.
Azure holds three products under one HOA, and each prices against its own kind. Villa living area runs about 1,900 to 2,020 square feet; single-family neighborhood medians run about 3,000 to 3,130 square feet on the 2026 DOR roll, and Toll’s archived 2019 pages list Signature, Coach, Villa, Heritage and Estate collections (Toll Brothers, Azure Estate Collection, archived July 18, 2019). We tracked 20 Azure sales at a $655,500 median, from $495,000 to $1,450,000, with four between $1,000,000 and $1,499,999 (Southwest Florida MLS). The MLS Building Design field splits them into 8 single-family homes ($790,000 to $1,450,000), 10 villas ($560,000 median, $495,000 to $636,000) and 2 low-rise condominium sales, and we still confirm each comparable’s product from the plat and the roll before using it. The HOA’s quarterly tier tells a buyer which product they are looking at: $1,600 for single-family, $1,700 for villas.

The Coach Collection is a 24-unit condominium in six 4-unit buildings on Saint Lucia Drive, with building certificates of occupancy dated November 7, 2017 to October 16, 2019 and a declaration recorded September 18, 2018 (DBPR PR76602) (Florida DBPR condominium extract; Collier County growth model CO layer). Units run 1,944 to 2,611 square feet, median 2,277. With only 24 units, a Coach Collection seller often has no same-building sale in the last year, so we read the most recent Coach Collection closings over a longer window and adjust from Azure villas. The Coach Collection carries the lowest published HOA-plus-CDD total of any product in Hacienda Lakes, $1,350 x 4 = $5,400 HOA plus $1,315.51 CDD = $6,715.51 a year before any separate condominium assessment, which is a selling point worth printing.

A Seven Shores resale competes directly with Toll Brothers, which in October 2026 listed its Harbor collection from $599,995, Landing from $852,995 and Port from $979,995 across 15 home designs, with 8 quick move-in homes posted (Toll Brothers, Seven Shores; Toll Brothers, Seven Shores Harbor Collection). Those are list “from” prices before lot premiums and options, not closings. Closings tell a different story: we tracked 25 Seven Shores sales at a $985,000 median, and 9 of the 25 closed at $1,500,000 or more, all above the Port base (Southwest Florida MLS). A resale wins on what a new build cannot offer: a finished lot, landscaping, window treatments, a pool already permitted and a closing in weeks rather than months. We price your home against the closest Toll plan with its options added, not against the base price alone.

Ninety-six Seven Shores parcels on Catamaran Drive (52) and Driftwood Drive (44) are titled to one owner, Seven Shores Build To Rent, LLC, and 95 of them had single-family certificates of occupancy by 2026 (Collier County parcels layer; Sunbiz: Seven Shores Build To Rent, LLC, read October 2026). That is 23.2% of the 413 planned homes (96 / 413). The homes share the Seven Shores HOA and the Hacienda North CDD. We give facts, not a value opinion: buyers will ask, so a seller on or near those streets should know the answer before the first showing.
Sapphire Cove’s 75 homes pay Hacienda Lakes CDD assessments in the 52-foot class, a $1,882.77 gross total in FY2027, but the community is zoned under the Lord’s Way 30 Acre RPUD outside the MPUD and the MLS tracks it as its own development (Hacienda Lakes CDD board agenda packet, August 17, 2026). In an earlier extract of closed sales August 11, 2025 to August 11, 2026 we tracked four sales: $638,333, $975,000, $975,000 and $1,025,000 (Southwest Florida MLS, no median because four sales is too thin); Sapphire Cove is not part of the October 2026 Hacienda Lakes pull. Four sales are a thin sample, so a Sapphire Cove price leans on those four homes in detail plus the closest Esplanade and Azure sales by size and build year.

Sources: Hacienda Lakes CDD board agenda packet, August 17, 2026; Hacienda North CDD FY2027 adopted assessments; maturities from EMMA, Series 2016, EMMA, Series 2023 and the Hacienda Lakes CDD November 25, 2024 package. The Seven Shores 77-foot total is the District’s adopted figure; its two rounded line items add to one cent less.
Worked example: a Seven Shores 52-foot lot ($3,099.45) against an Esplanade 52-foot lot ($1,997.34) is a ratio of 1.55, or $1,102.11 a year more for the newer home. A buyer comparing the two will ask why. The answer is the 2023 bond at 5.5% to 6.5% against Esplanade’s 2024 refunding at 4.20%, and your listing file should say so before the buyer’s agent does.
An owner can pay off a lot’s share of CDD bond principal, and many Esplanade owners have. On the FY2027 roll, 34 Esplanade lots (16, 11 and 7 across the three classes) and 3 Azure lots show no debt line (Hacienda Lakes CDD board agenda packet, August 17, 2026). A prepaid lot pays only the yearly O&M charge, $297.55, $396.72 or $495.90 gross by class. Worked example: an Esplanade 52-foot lot that prepaid carries $396.72 a year instead of $1,997.34, a difference of $1,600.62 a year through the May 1, 2044 maturity. If your lot has prepaid, the listing should lead with it, because a buyer comparing two otherwise similar Esplanade homes is comparing that yearly saving too.
Lake and preserve views move price inside every Hacienda Lakes neighborhood. More than two-thirds of the DRI is preserve, 1,544.14 acres of the 2,262.14-acre plan on DRI Map H-2 (Hacienda Lakes DRI resolution draft with Maps H-2 to H-4, rev. February 22, 2022), and the homes cluster near Collier Boulevard with the preserve to the east. We photograph and price the view your lanai actually has. Condition matters more as the earliest homes age: Esplanade homes date from 2014, so the oldest roofs reach 15 years from about 2029, the age at which Florida law stops barring an insurer from refusing a policy solely on roof age (s. 627.7011). The flood file, your LOMR-F case number and your elevation certificate, lets a buyer price insurance before the inspection period ends rather than after.
An automated estimate sees one name, one ZIP and a blended median. It cannot see that a Seven Shores closing may be a builder sale with options a resale does not have, that Azure villas and Coach Collection condominiums sit in the same MLS row as Azure single-family homes, that four of the year’s top sales were entered after closing, or that your Esplanade lot prepaid its CDD debt. It cannot read a FEMA letter either. Those are the adjustments that move a Hacienda Lakes price by tens of thousands of dollars, and they are the ones we make by hand.

Worked example, the Seven Shores premium: the Seven Shores median of $985,000 minus the Esplanade median of $590,000 is $395,000. That gap is not a like-for-like price per home; it reflects newer construction, larger Port collection plans and builder closings against a fully resale market. An Esplanade seller should never be priced from the community median that Seven Shores pulls up, and a Seven Shores seller should never be priced from it either.
We market a Hacienda Lakes home around the facts its buyers weigh first: which neighborhood and builder, the exact HOA and CDD figures, the FEMA letter and elevation certificate, and a lake or preserve view that photographs well. Every listing gets premium photography, video and drone, a written cost sheet and direct outreach to qualified buyers.
The setting sells the home before the floor plan does. Hacienda Lakes’ homes back onto CDD stormwater lakes and, on the eastern edges, the preserve. Lake levels “are designed to fluctuate throughout the year” and drop in the dry season, per the Hacienda Lakes CDD services page, so we schedule the shoot for a full-lake week when we can and never show a view a neighbor has as yours. Drone footage shows a buyer which way the lanai faces, how close the preserve sits and how far the home is from the clubhouse; professional photography carries the interior.
Hacienda Lakes buyers ask about total cost before they ask about countertops. On day one we hand them a one-page sheet with your exact HOA figure (from the Azure schedule, or from your estoppel or latest statement elsewhere), your CDD line from your own tax bill, whether your lot prepaid, the debt maturity, and in Azure the $1,500 capital contribution the buyer files with the purchase application. Beside it go the lot’s LOMR-F case number, the elevation certificate, a current wind mitigation report, and the association’s posted documents. Since January 1, 2025, Florida associations with 100 or more parcels must post the declaration, bylaws, rules and budget on an owner website (s. 720.303), and Esplanade, Azure and Seven Shores all clear that threshold. A buyer who has those papers on the first showing negotiates value, not surprises.
The names confuse buyers. A search for “Esplanade Naples” returns three different communities; “Hacienda Lakes” returns a senior living community that carries the name but sits outside the MPUD; and Tamarindo’s beach-themed street names next door get mistaken for Seven Shores. We lead every listing with the full neighborhood name and ZIP, “Esplanade at Hacienda Lakes, Naples 34114” or “Seven Shores at Hacienda Lakes, Naples 34114,” and we state the builder and product in the first line so no buyer tours the wrong home or carries fee expectations from somewhere else.
Many Hacienda Lakes buyers are relocating or buying a winter home, and many sellers are out of state when the sale closes. We time the photography and launch to reach buyers before season, run private showings through each gate with the association’s guest procedure, and handle inspections, contractors and the final walkthrough for owners who are not in Naples. The selling points those buyers ask about are on record: Physicians Regional Medical Center, Collier Boulevard is about 5 to 8 minutes away, Publix #811 about 4 to 6 minutes, the I-75 merge at Exit 101 about 8 to 11 minutes, and Southwest Florida International Airport about 47 to 50 minutes off-peak (OSRM routing service, October 10, 2026).
All three for-sale neighborhoods are gated, and each handles visitors its own way. Azure’s gatehouse is staffed 7 a.m. to 7 p.m., per the Azure HOA FAQ; Esplanade is gated per its HOA portal, with staffing hours unpublished; and Toll Brothers lists Seven Shores as gated. Guest and vendor procedures are not published by any association, so we register every expected showing in advance and confirm after-hours entry before an evening appointment. A buyer who waits at the gate starts the showing annoyed.
Some owners do not want a public listing: a family change, a privacy concern, or a wish to test a price quietly. We offer a private, off-market approach to qualified buyers in our database, with discretion on photography and showings. The trade-off is a smaller audience, and we will tell you plainly when a public launch is likely to net more.
You get a weekly report: showings, feedback, new competing listings in your neighborhood, new Toll quick move-in homes and price changes in Seven Shores, closings since launch, and any questions buyers’ agents are raising about the fee stack, the CDD or the flood file. If the market moves, we bring you the data and a recommendation, not a vague request to reduce.
We negotiate a Hacienda Lakes sale partner to partner, around the money items specific to this community: CDD proration and any payoff request, the Azure purchase application and its $1,500 capital contribution, HOA estoppel timing, the flood and insurance contingencies, builder incentives in Seven Shores and an appraisal on an MLS row that blends products.
Jesse or Marc takes every call from the buyer’s agent. We know before the first offer what the buyer will learn in the inspection period, because the cost sheet, the flood file and the association documents are already in their hands. That is how a negotiation stays on price and terms instead of drifting into late concessions over a CDD bill or an insurance quote nobody anticipated.
A new-home buyer at Seven Shores negotiates with Toll Brothers, and builder incentives are part of that conversation. A resale seller answers with what a builder cannot match: a home that can close in weeks, finished landscaping and window treatments, and an existing pool and screen enclosure. When a buyer brings a Toll quote to the table, we compare the two homes line by line, including the options and lot premium the base price leaves out, so the conversation is about the full cost of each and not a headline number.
Hacienda Lakes homes were built from 2014 onward under the modern Florida Building Code, so inspectors focus on roof condition, air conditioning age and service history, water heaters, pool equipment, screen enclosures, lot drainage and owner improvements. The insurance contingency turns on the flood file. Citizens Property Insurance requires flood coverage on wind policies inside the special flood hazard area, and outside it for dwellings valued at $400,000 or more from January 1, 2026 and all policies from January 1, 2027 (Citizens flood requirements, read October 2026). A buyer with the elevation certificate and LOMR-F in hand gets a quote back before the inspection deadline, not after it.
Since the practice changes that took effect in August 2024, buyer-broker compensation is set in a written agreement between the buyer and their agent, and any seller contribution toward it is a negotiated term of the contract, not a listing-sheet promise. Commission is negotiable. We walk you through the options before you sign a listing agreement and show their effect on your net sheet.
Azure requires a purchase application with a $1,500 “down payment (capital contribution)” (Azure HOA FAQ, read October 2026). The FAQ does not publish a review timetable, so we ask the buyer to file within days of contract and build the approval window into the closing date. Esplanade takes estoppel requests online through its HOA portal; Azure through Castle Group; Seven Shores through Allied Property Group. A Coach Collection seller needs a second estoppel from the condominium association. We request every one at contract so none of them drives the closing date.
An appraiser working from the MLS sees 64 sales under one name, including builder closings and three products in one Azure row. If the appraisal comes in low, the fix is evidence: the closings in your neighborhood and product, the measured living area from the permit, the lot class, and the condition and view adjustments. We prepare that package before the appraiser visits, and if a gap remains we negotiate it with the same data rather than conceding by reflex.

Azure’s single-family homes, villas and Coach Collection condominiums share this list; by the MLS Building Design field the 20 are 8 single-family homes, 10 villas and 2 low-rise condominium sales, and the four sales above $1,000,000 are all single-family. Four Azure sales above $1,000,000 against none in Esplanade is the clearest sign that Azure’s larger single-family homes trade in a different band from its villas.

Source: Southwest Florida MLS, closed sales October 13, 2025 to October 13, 2026. Together with the ten highest closings in the first table, these 15 rows make the 25 Seven Shores closings. Nine closed between $505,000 and $738,180, the range where a Harbor collection resale meets Toll’s $599,995 base price (Toll Brothers, Seven Shores Harbor Collection, October 2026). Which of these rows were builder closings and which were resales is not marked in the extract, so we confirm each against the deed before using it.
A lender’s appraiser in Hacienda Lakes reaches first for closed sales in the same neighborhood within the last six to twelve months, then for the same product in the next neighborhood. An Esplanade 52-foot appraisal will lean on the 19 Esplanade rows above; an Azure villa appraisal may reach into Esplanade’s smaller homes; a Seven Shores resale appraisal will meet Toll’s new-home closings. We build the same comparable set the appraiser will, so the contract price is one the appraisal can carry.
In a neighborhood where roughly one home in twenty sells in a year, your sale becomes a comparable that every later buyer and appraiser reads. A well-prepared listing that closes cleanly at a full price lifts the next one on your street. That is why we spend the time before launch: the cost sheet, the flood file and the photography are the difference between a closing that sets the bar and one that lowers it.
Selling a Hacienda Lakes home costs brokerage compensation set in your listing agreement, Florida documentary stamp tax of $0.70 per $100 of the price, the estoppel charges your contract assigns, and prorated property tax and CDD assessments. In Collier County the buyer customarily pays the owner’s title policy, and the contract controls.
Item | Who customarily pays on a Hacienda Lakes resale | Governing source |
|---|---|---|
Brokerage compensation | Negotiable; set in your listing agreement and the purchase contract | Your listing agreement |
Documentary stamp tax on the deed | Seller, $0.70 per $100 of consideration | |
Owner’s title insurance policy | Buyer, by Collier County custom; the contract controls | Purchase contract |
HOA estoppel certificate | As the contract assigns; the association states the charge | |
Coach Collection condominium estoppel | As the contract assigns; condominiums follow the condominium statute | Condominium association |
Azure capital contribution | $1,500 filed with the buyer’s purchase application; the contract states the allocation | |
Property tax for the current year | Prorated to the closing date | Collier County tax bill |
CDD assessment for the current year | Prorated with the tax bill; any unpaid debt principal stays with the lot | District FY2027 schedules |
Any levied, unpaid special assessment | Paid from the seller’s proceeds unless the contract says otherwise | Estoppel certificate |
In Collier County the buyer customarily pays the owner’s title policy and chooses the closing agent, so the owner’s title policy is not a standard seller cost on a Hacienda Lakes sale. The purchase contract controls, so read the title clause before you sign. We never list the owner’s title policy as a seller cost unless your contract assigns it to you.
Florida documentary stamp tax on a deed is $0.70 per $100 of consideration under s. 201.02, Florida Statutes, customarily a seller cost. Worked at the Hacienda Lakes figures from the Southwest Florida MLS pull of October 13, 2026 (our arithmetic):
Sale price | Documentary stamp tax |
|---|---|
$450,000 (lowest closing, Esplanade) | $3,150.00 |
$590,000 (Esplanade median) | $4,130.00 |
$655,500 (Azure median) | $4,588.50 |
$663,000 (community median) | $4,641.00 |
$985,000 (Seven Shores median) | $6,895.00 |
$1,450,000 (highest Azure closing) | $10,150.00 |
Most Hacienda Lakes sales need one estoppel certificate, from your neighborhood association; a Coach Collection sale needs two, because the condominium association issues its own. Each certificate states what is owed and what transfers, and each association may charge for it within limits the statute sets (s. 720.30851, Florida Statutes). Esplanade takes requests online through its HOA portal; Azure through Castle Group; Seven Shores through Allied Property Group. Because three of the four neighborhood HOAs do not publish dues, the estoppel is the document that gives a buyer the HOA figure, so we request it when you list, not when the title company asks.
Both CDD charges ride on the November Collier County tax bill as non-ad valorem lines, so at closing the current year’s taxes and CDD charges are prorated under the contract. A seller who closes at mid-year credits the buyer for roughly half the year: on an Esplanade 52-foot lot that is about $998.67 of the $1,997.34 FY2027 CDD line, and on a Seven Shores 59-foot lot about $1,890.23 of $3,780.46, by our arithmetic from the District schedules (Hacienda Lakes CDD FY2027 adopted O&M assessments; Hacienda North CDD FY2027 adopted assessments). The ad valorem rate for each folio is on its TRIM notice and tax bill; every Hacienda Lakes home is in unincorporated Collier County, served by the Greater Naples Fire district, with no City of Naples millage (Collier County fire district query).
CDD debt is a non-ad valorem assessment that stays with the lot and transfers to the buyer, billed each November until the bonds mature or the lot prepays. A seller does not have to pay it off to sell. If you or a buyer want a payoff figure, it comes in a letter from the district manager, PFM Management Services for the Hacienda Lakes CDD since March 1, 2026 (Hacienda Lakes CDD board agenda packet, August 17, 2026); no public schedule lists payoff amounts by class. The purchase contract decides how the current year’s charge is split.
Your net proceeds are the price less brokerage compensation, documentary stamp tax, the estoppel charges your contract assigns, any balance the estoppel shows, the prorations and any credit you agree to. We prepare a written net sheet at two or three price points before you list, built on your neighborhood’s closings and your own tax bill, and update it with every offer so you compare net dollars, not headline prices.
Esplanade at Hacienda Lakes, Azure at Hacienda Lakes, Seven Shores and Sapphire Cove are each homeowners’ associations under chapter 720, so a resale of a home in one of them brings the disclosure summary duty in s. 720.401, Florida Statutes. The timing is pre-contract: the summary is to be supplied before the buyer executes the contract, not at closing, and on a resale it comes from the parcel owner, the seller. The contract must carry the statute’s voidability clause in conspicuous type, and if the summary is not delivered first, the buyer gets a cancellation right within 3 days after receipt of the summary or before closing, whichever occurs first, which cannot be waived and ends at closing. We attach the summary to every Hacienda Lakes listing before the first offer is written. This is information, not legal advice: your closing agent or attorney confirms how it applies to your home.
Section 720.401(2) is a real fork: it does not apply to associations governed by chapter 718 and the other chapters it names. The Coach Collection at Azure is a chapter 718 condominium (DBPR PR76602) inside the chapter 720 Azure HOA (Florida DBPR condominium extract). A Coach Collection seller therefore works under two regimes: the condominium documents the condominium statute requires for the unit, and the Azure HOA’s own requirements, including its purchase application and $1,500 capital contribution, for the layer above it. Which disclosures your sale needs is a question for your closing agent or attorney, and we confirm it at listing. This is information, not legal advice.
Florida now requires a flood disclosure on residential sales under s. 689.302, Florida Statutes. In Hacienda Lakes the honest answer has two parts: the February 8, 2024 FEMA map shows the community in Zone AH, and a FEMA LOMR-F removes each residential phase from the special flood hazard area by fill. Complete the form carefully, attach the elevation certificate and your phase’s LOMR-F case number, and disclose the CDD assessment with its amount, because both are facts a buyer cannot see from the street.
Four items are specific to this community. The Azure capital contribution, $1,500 with the purchase application, whose allocation the contract should state (Azure HOA FAQ). The CDD debt line, which continues with the lot to 2044, 2046 or 2053. The quarterly Azure assessment, due January 1, April 1, July 1 and October 1, which the estoppel prorates. And lake-bank work: May 2026 District minutes record erosion proposals behind 50 to 80 Esplanade homes, similar issues in Sapphire Cove, and the note that “the previous work completed required a special assessment” (Hacienda Lakes CDD board agenda packet, August 17, 2026). There is no club membership, initiation fee or equity program in any Hacienda Lakes neighborhood, so no club transfer cost applies.

Or call Jesse direct at (239) 898-6072.
Enter your address in the valuation form below the page’s top banner and we start with the closings that match your product: your neighborhood and lot class for an Esplanade home, your product type for an Azure single-family home, villa or Coach Collection unit, and your collection and lot width for a Seven Shores home. For a fuller answer, use our dedicated Hacienda Lakes home valuation page, which is built on the same Southwest Florida MLS pull as this page. Prefer to talk? (239) 898-6072, text or call. Confidential conversations welcome.
You receive a written opinion of value with the closings we relied on, the active listings and builder inventory you compete with, the adjustments we made for size, lot class, view, condition, CDD position and flood file, and a net sheet at two or three price points. We also send a short checklist of the documents your home will need before a buyer’s closing agent asks: the HOA estoppel, the disclosure summary, your tax bill with its CDD line, your LOMR-F case number and your elevation certificate. There is no obligation, and a valuation is not a listing agreement.

A Hacienda Lakes seller should know the community the way a careful buyer will read it: who governs each neighborhood, how the two CDDs and their bonds stand, which FEMA letter covers each phase, the storm record, the rules, the schools, the hospital next door and what is being built at the front corner. Each answer below is the one we give buyers’ agents.

The master developer is Hacienda Lakes of Naples, LLC (Sunbiz: Hacienda Lakes of Naples, LLC), and the community’s zoning is the Hacienda Lakes MPUD adopted by Collier County Ordinance 2011-41 on October 25, 2011 (Collier BCC meeting of October 25, 2011). The North Area that became Seven Shores was rezoned in 2022 (PUDA staff report, Hacienda Lakes North Area, April 21, 2022). A buyer who asks “who is behind Hacienda Lakes” gets a short, documented answer: one developer, two homebuilders, no master association.

The Hacienda Lakes CDD’s FY2025 audit reported no findings and stated, “The District does not anticipate any major projects.”
On April 23, 2024 the District refunded Esplanade’s 2014 bonds (6.25% and 6.50%) with an $8,103,000 Series 2024 bond at 4.20%, which the District’s letter to residents called “a 20.9% savings” (HL CDD November 25, 2024 package). Per lot, gross debt fell from $2,024 to $1,601 on the 52-foot class, $423 a year less. An Esplanade seller whose buyer asks why the CDD line looks lower than a neighbor quoted a few years ago has the answer in one District letter.
Only the debt portion. When the bonds mature or a lot prepays, the debt line drops to $0, but the operations and maintenance assessment continues every year, because the Districts still maintain the lakes, stormwater system, irrigation supply and common landscaping. The 34 prepaid Esplanade lots show how that works: they pay O&M only, $297.55, $396.72 or $495.90 gross by class in FY2027. Neither District budgets a clubhouse, pool or recreation line; the amenity centers are paid through HOA dues.
The lakes are CDD stormwater lakes inside one permitted system, SFWMD master permit 11-03312-P issued April 8, 2013 (SFWMD permit layer). The Hacienda Lakes CDD’s FY2027 budget carries lake maintenance at $36,850 and a $25,000 lake bank reserve, and it supplies non-potable irrigation from the lakes topped up by wells, with a $100,000 pump replacement reserve (HL CDD agenda packet, December 1, 2025). In 2026 a SFWMD water-shortage warning order assigned irrigation days (HN CDD agenda packet, February 17, 2026), so a dry-season lawn photo should be read in that light.

Nearby effective BFE lines read 9.5 to 10.0 feet (BFE lines). A point result is a screen, not a determination: the controlling document for your lot is its FEMA letter.
A Letter of Map Revision based on Fill is FEMA’s determination that a lot was raised by fill above the base flood elevation; each Hacienda Lakes letter reads “Property removed” (FEMA LOMR-F layer). Esplanade’s letters run from 15-04-6294A (Phase 1, June 4, 2015) to 20-04-2767A; Azure’s include 20-04-3860A, 21-04-5699A, 24-04-3032A and 24-04-2891A (Tract C1, the Coach Collection); Seven Shores’ run from 24-04-7141A to 26-04-2193A (Phase 3, Lots 314 to 400); Sapphire Cove’s is 19-04-4513A. The pre-2024 letters were carried onto the current panels by the county’s 2024 Summary of Map Actions and revalidation letter 18-04-0009V. Your case number is the first line of your flood file.
Sample certificates in the county elevation certificates layer record finished floors of 13.8 to 14.9 feet NAVD88 in Esplanade (n=4), 13.7 to 14.7 feet in Azure (n=4) and 15.6 to 15.9 feet in Seven Shores (n=6). Worked examples: 8816 Oceana Way records 15.9 feet against a 10.5-foot BFE, 5.4 feet of freeboard; 8998 Redonda Dr records 13.7 feet against 10.0, 3.7 feet. Collier’s rule for a new home in the SFHA is the lowest floor at BFE plus 1 foot (Building Within the Floodplain), so these homes sit well above the minimum.
FEMA issued preliminary maps for Collier County on March 20, 2025 under project 16-04-1501S, with proposed determinations in the Federal Register on December 18, 2025; as of August 1, 2026 no Letter of Final Determination had been identified, so the February 8, 2024 maps control (Collier County Floodplain Management). On the preliminary layer, all 429 Azure points stay AH, Esplanade stays almost entirely in the hazard area, and 28 of 445 Seven Shores points (6%) move from AH to Zone X. The item for a seller to watch is whether each LOMR-F is revalidated when the new maps take effect.
OpenFEMA’s finest public geography is the Census block group, and the one around Hacienda Lakes also holds several neighboring communities, so these are area figures. Among 401 NFIP policies on single-family homes built 2014 or later, 290 rated Zone X carry a median policy cost of $1,267 and 98 rated AH a median of $2,528.50, about double; only 16 carry the mandatory-purchase flag (OpenFEMA NFIP policies). Unincorporated Collier County holds CRS Class 5, a 25% discount on eligible NFIP policies (Collier County 2026 Flood Protection Newsletter; FEMA Community Rating System). An owner whose policy is still rated AH should hand the agent the LOMR-F case number, and a buyer gets a better quote with it.
Florida law bars an insurer from refusing to write or renew a homeowner’s policy solely because a roof is under 15 years old (s. 627.7011), and insurers must offer credits for features that reduce windstorm loss (s. 627.0629). Every Hacienda Lakes home was built 2014 or later under the statewide Florida Building Code, now the 8th Edition (2023) in Collier (Collier County building codes). A current wind-mitigation form documents the roof covering, secondary water barrier, opening protection and garage door rating, and My Safe Florida Home offers inspections and grant eligibility for qualifying upgrades.
Florida’s structural integrity reserve study applies to condominium buildings three habitable stories or higher (s. 718.112), and milestone inspections to condominium buildings three stories or more (s. 553.899). The county milestone layer shows no record inside the MPUD (county milestone layer). The Coach Collection buildings’ story count, master policy and deductible are not published, so a Coach Collection seller should have the recorded declaration, the association’s insurance schedule and its SIRS determination ready for the buyer’s HO-6 quote.
Hacienda Lakes sits in Collier County Hurricane Evacuation Zone D at every point tested, outside the Coastal High Hazard Area by about 2.5 to 3.7 kilometers (Collier evacuation zones; Coastal High Hazard Area). In Irma (2017), the county Emergency Operations Center about a mile west recorded 71 knots sustained and a 106-knot gust (NHC Irma report); Ian’s destructive surge was coastal (NHC Ian report); Milton brought 39 knots sustained at the same EOC (NHC Milton report). OpenFEMA shows one Ian claim ($0 paid) and no Milton claims in the surrounding block group (OpenFEMA NFIP claims). Association-level storm damage is not published; the estoppel shows any assessment still owed.
Every Hacienda Lakes address the district lookup recognizes is zoned to Lely Elementary, Manatee Middle and Lely High for 2026-27 (Collier County Public Schools address lookup, October 2026). For 2025-26 the Florida Department of Education graded Lely Elementary A, Manatee Middle A and Lely High B. The newest Seven Shores streets (Piper Street, Cascade Meadows and east Oceana Way) were not yet loaded in the district table when checked, so a family buyer there should confirm by exact address. For a family buyer those grades are among the first facts in the conversation.
Physicians Regional Medical Center, Collier Boulevard, at 8300 Collier Boulevard, has 130 beds and a 24-hour emergency room about 5 to 8 minutes off-peak from every neighborhood. Collier County EMS Medic 25 operates from 3675 Hacienda Lakes Parkway inside the MPUD (county EMS stations layer). For a retiree or a relocating family, a hospital and an ambulance station this close are worth a line in the listing.

Source: free-flow estimates from one address point per neighborhood on the OSRM routing service, October 10, 2026; season traffic runs longer. The Collier Boulevard segment in front of the community carried 2,500 peak-hour trips against a 3,000 service volume in the county’s 2024 AUIR and is projected deficient by 2030 (BCC packet, April 28, 2026).
Costco Wholesale is approved for about 26 acres at 8005 Rattlesnake Hammock Road, inside the Hacienda Lakes commercial tract, by Ordinance 2025-47 adopted October 14, 2025 (BCC packet, November 10, 2025); at its neighborhood meeting Costco committed to close gas sales with the store and take deliveries at night (CCPC packet, July 17, 2025). The same November 10, 2025 packet records a $6 million county agreement for a 108,000-square-foot osteopathic medical college for up to 400 students on the Cadenza tracts. No county record read sets an opening date for either, and we make no value prediction; buyers ask, and these are the records.
The Florida Sports Park, the Swamp Buggy grounds at 8520 Rattlesnake Hammock Road, sits inside the DRI on a 47.27-acre Attraction tract, 0.38 miles straight-line from Seven Shores, 0.77 miles from Esplanade and 0.85 miles from Azure (county address points). The operator lists races on January 24, February 28 and April 3, 2027 (Swamp Buggy Races schedule). County records show Swamp Buggy, Inc. negotiating for land at Camp Keais (BCC packet, July 14, 2026), but no record sets a date for the races to leave. Ask your attorney about disclosure; we put the facts in front of buyers plainly.
Hacienda Lakes has no community-wide rulebook. Azure publishes its core rules: leases of at least 90 days, up to 4 a year; signs with prior written Board approval; open-house signs on the event day from 8 a.m. (Azure HOA FAQ). Esplanade, Seven Shores and Sapphire Cove publish no leasing, pet or sign rule; the recorded Declaration and Rules govern, and Florida law limits how a rental amendment adopted after July 1, 2021 binds existing owners (s. 720.306). CDD minutes add that pool overflow lines into the lakes are “not allowed” and that fishing policy “is set by the HOAs” (HL CDD updated agenda, May 18, 2026; HL CDD agenda packet, February 23, 2026).

Hacienda Lakes has a full community guide, a dedicated valuation page and a buyer page, and our Naples seller guide covers the wider market. This section links them and names the neighboring East Naples communities whose buyers most often tour Hacienda Lakes homes the same week.
Our Hacienda Lakes community guide covers the 2011 approvals, the master plan, both CDDs, the clubhouses, flood zones, schools and drive times in full. If you want a number now, use the dedicated Hacienda Lakes home valuation page. Each Hacienda Lakes neighborhood, Esplanade at Hacienda Lakes, Azure at Hacienda Lakes, the Coach Collection at Azure, Seven Shores and Sapphire Cove, has its sales, CDD line and flood letters set out on the Hacienda Lakes guide, and Jesse will send your own neighborhood’s closings, street by street, on request.
Hacienda Lakes buyers often tour Winding Cypress, Naples Reserve and Verona Walk the same week, and Caymas borders Seven Shores on the north at a higher price tier. Esplanade by the Islands and Esplanade Golf and Country Club of Naples share a builder’s naming habit with Esplanade at Hacienda Lakes and nothing else. Knowing which of them your buyer is also viewing shapes how we position your home.
These are the questions Hacienda Lakes sellers ask most, answered from the Southwest Florida MLS pull of October 13, 2026, the two CDDs’ FY2027 records, county, state and federal records and our own process. Each answer is short on purpose; call Jesse at (239) 898-6072 for the version that applies to your neighborhood and home.
It depends first on the neighborhood. We tracked 25 Seven Shores sales from October 13, 2025 to October 13, 2026 at a $985,000 median, from $505,000 to $2,842,483 (Southwest Florida MLS). Nine closed between $500,000 and $749,999 and nine at $1,500,000 or more. Your competition is Toll Brothers’ inventory, listed from $599,995 (Harbor), $852,995 (Landing) and $979,995 (Port) in October 2026, with 8 quick move-in homes posted. We price against the closest Toll plan with options added.
We tracked 19 Esplanade at Hacienda Lakes sales from October 13, 2025 to October 13, 2026 at a $590,000 median, from $450,000 to $879,000 (Southwest Florida MLS). Five closed under $500,000, eleven between $500,000 and $749,999, three between $750,000 and $999,999 and none above $1,000,000. A 62-foot lot and a 42-foot lot sit in different bands, and a prepaid CDD line can help. Request a free valuation.
We tracked 20 Azure at Hacienda Lakes sales from October 13, 2025 to October 13, 2026 at a $655,500 median, from $495,000 to $1,450,000 (Southwest Florida MLS), with four between $1,000,000 and $1,499,999. Single-family homes, villas and Coach Collection condominiums price differently: the MLS Building Design field shows 8 single-family homes ($790,000 to $1,450,000), 10 villas ($560,000 median) and 2 low-rise condominium sales, and we still confirm each comparable’s product from the plat and the roll. Call Jesse direct at (239) 898-6072.
We tracked 64 closed sales from October 13, 2025 to October 13, 2026: a $663,000 median, a range of $450,000 to $2,842,483 and $57,946,360 in volume, an average of $905,412 (Southwest Florida MLS). Seven Shores recorded $31,453,860 of that volume, Azure $15,066,000 and Esplanade $11,426,500. The average sits above the median because nine Seven Shores closings reached $1,500,000 or more.
The record shows demand: 64 closings at a $663,000 median in the 12 months to October 13, 2026, with buyers closing in both fall and spring (Southwest Florida MLS). Months of supply, the 45 active listings divided by the monthly closing pace of the last 12 months, is 8.4 community-wide, 11.4 for single-family homes and 3.7 for attached villas, so the answer depends on your product. Timing depends on your next move, your CDD and HOA position and the current Toll inventory in Seven Shores. Call Jesse direct at (239) 898-6072 for a read on this month’s market.
In the 12 months to October 13, 2026 the median Hacienda Lakes sale that carried a marketing period took 64.5 days on market (56 sales), against 94 days in the prior 12 months: 93 days in Seven Shores, 117 in Azure and 23 in Esplanade, 62 for single-family homes and 118 for attached villas. The six Seven Shores sales entered after closing are excluded from those figures because they carry no marketing period, though they count in every price figure. Price, condition, the estoppel timetable and, in Azure, the purchase application drive the timeline more than the calendar. Requesting the estoppel at listing saves weeks.
April 2026 was the busiest month with 11 closings and October 2025 next with 9 (counted from October 13); December 2025 and January 2026 had one each (Southwest Florida MLS, October 13, 2025 to October 13, 2026). One twelve-month window does not prove a seasonal pattern, but it does show buyers closing in both fall and spring. We plan your launch around your own timing, not a calendar rule.
The community median fell from $849,000 in the prior 12 months (October 13, 2024 to October 12, 2025) to $663,000 in the 12 months to October 13, 2026 (Southwest Florida MLS), a drop of 21.9%, on 64 closings against 73. By product, attached villas were close to flat ($543,500 to $535,000) while single-family homes fell from $995,000 to $860,000; by neighborhood, Esplanade ($787,500 to $590,000) and Azure ($900,000 to $655,500) both fell and Seven Shores held ($991,076 to $985,000). Homes also sold faster and closer to asking: median days on market 64.5 against 94, and a sale-to-list ratio (sold price over final list price) of 95.9% against 94.2%. Builder closings in Seven Shores pull the community figures upward, so compare a resale with resales of the same neighborhood and lot class. Request a free valuation for your own street.
On October 13, 2026 the Southwest Florida MLS showed 45 active Hacienda Lakes listings and 11 pending: 14 active in Seven Shores, 20 in Azure and 11 in Esplanade (the export does not separate builder from resale listings). That is 8.4 months of supply, the active count divided by the monthly closing pace of the last 12 months. On the builder side, Toll Brothers posted 8 quick move-in homes at Seven Shores in October 2026, and the Hacienda North CDD recorded about 140 units left to sell on May 19, 2026. Esplanade is sold out per Taylor Morrison. Call Jesse for what is listed and pending today.
Toll’s “from” prices, $599,995, $852,995 and $979,995 by collection, are list prices before lot premiums and options, not closings (Toll Brothers, Seven Shores, October 2026). We price your home against the closest Toll plan with its options and lot premium added, then credit what a resale offers that a build does not: finished landscaping, window treatments, a pool already permitted and a closing in weeks rather than months.
We give facts, not a value opinion. Ninety-six Seven Shores homes on Catamaran Drive (52) and Driftwood Drive (44) are titled to Seven Shores Build To Rent, LLC, about 23% of the 413 planned homes, and they share the Seven Shores HOA and the Hacienda North CDD (Collier County parcels layer). Buyers will ask, so a seller on or near those streets should know the answer before the first showing.
Price each product against its own kind. Azure’s quarterly dues are $1,600 for single-family homes, $1,700 for villas and $1,350 for the Coach Collection (Azure HOA FAQ, October 2026). Villa living areas run about 1,900 to 2,020 square feet and Coach Collection units 1,944 to 2,611, against single-family medians of about 3,000 to 3,130 on the 2026 DOR roll. A Coach Collection unit’s $6,715.51 HOA-plus-CDD year, before any condominium assessment, is a selling point.
No. CDD debt is a non-ad valorem assessment that stays with the lot and transfers to the buyer, billed each November until the bonds mature or the lot prepays. On the FY2027 roll, 34 Esplanade lots and 3 Azure lots show no debt line because they prepaid. A payoff figure comes in a letter from the district manager, and the purchase contract decides how the current year’s charge is prorated.
For FY2027, Esplanade lots pay $1,720.95, $1,997.34 or $2,273.72 gross by class; Azure $1,315.51, $1,783.22 or $2,273.35; Sapphire Cove $1,882.77; and Seven Shores $2,494.23 to $4,642.59 (HL CDD packet, August 17, 2026; HN CDD FY2027 assessments). A prepaid lot pays operations only. Your November tax bill shows your class.
We give facts, not opinions. Esplanade’s 2024 refunding cut its debt line by “a 20.9% savings”, and Seven Shores’ 52-foot line of $3,099.45 runs 1.55 times Esplanade’s $1,997.34 for FY2027. Buyers compare these totals, so the homes that sell cleanly are the ones whose listing shows the figure, the maturity and any prepayment upfront, before a buyer’s agent works it out alone.
Give the buyer the District’s FY2027 figure for your lot class and the debt maturity: May 1, 2044 for Esplanade, May 1, 2046 for Azure and Sapphire Cove, May 1, 2053 for Seven Shores. If your lot prepaid, say so and show the O&M-only figure. The contract’s CDD disclosure language governs the form, and we put the figure on the one-page cost sheet every buyer receives at the first showing.
An estoppel certificate is the association’s written statement of what is owed on a home at closing: assessments, any special assessment, fees and transfer charges, governed by s. 720.30851. In Hacienda Lakes it matters more than usual, because Esplanade, Seven Shores and Sapphire Cove do not publish their dues, so the certificate is where a buyer first sees the HOA figure in writing.
Use the Estoppel Requests link on the Esplanade at Hacienda Lakes HOA portal, run by KW Property Management (read October 2026). The closing agent usually places the request with the owner’s authorization. The certificate states assessments, any special assessment and any transfer or capital contribution fee, which Esplanade does not publish elsewhere. We request it the week you list.
Order it through Azure’s manager, Castle Group, named on the Azure HOA site. Azure publishes its quarterly dues, but the certificate confirms what is paid through the closing date. A Coach Collection seller also needs the condominium association’s own certificate, so expect two requests, two fees and two delivery clocks, and start both at listing.
Request it through the association’s manager. Sunbiz lists Seven Shores Homeowners Association, Inc. in care of Allied Property Group in Fort Myers (read October 2026). Because Seven Shores does not publish its dues, the estoppel is the buyer’s record of assessments and any transfer fee, so order it as soon as you list rather than when the contract is signed.
The Azure HOA FAQ, read October 2026, requires a $1,500 “down payment (capital contribution)” with the purchase application, which the buyer files. The association’s documents and your purchase contract govern who bears it, so state the allocation in the contract and confirm the figure on the estoppel before closing.
A purchase application is required, filed with the $1,500 capital contribution. The Azure FAQ does not publish a review timetable, so we ask the buyer to file within days of contract and build the approval window into the closing date. Investor buyers should hear about Azure’s 90-day minimum lease and four-leases-a-year limit before they write an offer.
Yes, within Azure’s leasing limits: a 90-day minimum lease and up to 4 leases a year, so short-term vacation rental use does not fit. An investor buyer still files the purchase application with the $1,500 capital contribution. Disclosing the limits early avoids a late fall-through. Call Jesse direct at (239) 898-6072 to talk through an investor offer.
In Azure, signs need prior written Board approval, and open-house signs are allowed on the event day, Saturday or Sunday, from 8 a.m., removed when the event ends. Esplanade, Seven Shores and Sapphire Cove do not publish a sign rule, so the Declaration and Rules govern, and we confirm with the association manager before a sign goes up.
In Collier County the buyer customarily pays the owner’s title insurance policy and chooses the closing agent, so it is not a usual seller cost on a Hacienda Lakes sale. The purchase contract controls, and any term can be negotiated. Sellers still settle their share of prorated CDD, HOA and property tax charges and any estoppel items the contract assigns.
Sellers commonly see brokerage compensation, documentary stamp tax at $0.70 per $100 ($4,641.00 at the $663,000 median, our arithmetic), mortgage payoff, prorations of taxes and the CDD line, HOA dues through closing and any estoppel charges the contract assigns. The owner’s title policy is customarily the buyer’s in Collier County. Request a net sheet with your free valuation.
Yes, on a resale in a chapter 720 association the seller supplies the summary before the buyer executes the contract under s. 720.401; late delivery gives the buyer a cancellation right that ends at closing. A Coach Collection sale also involves the condominium regime under chapter 718, so confirm the paperwork with your closing agent or attorney. This is information, not legal advice.
Give buyers three documents: the FEMA LOMR-F case number for your phase, your elevation certificate, and your flood policy’s rated zone and premium. Sample certificates show floors 3.7 to 5.4 feet above the certificate BFE. With those in hand, a buyer’s insurance quote comes back inside the inspection period rather than after it.
The lender decides from its own flood determination, which should reference your LOMR-F. In the surrounding block group, only 16 of 401 NFIP policies on homes built 2014 or later carry the mandatory-purchase flag. Buyers insuring wind through Citizens face their own rule: flood coverage inside the special flood hazard area now, and outside it from January 1, 2026 for dwellings valued at $400,000 or more (Citizens flood requirements).
Not yet. The preliminary maps of March 20, 2025 (project 16-04-1501S) are not effective, and the February 8, 2024 maps control. On the preliminary panels Azure stays AH, Esplanade stays almost entirely in the hazard area and 28 of 445 Seven Shores points move to Zone X. How existing LOMR-F letters carry over will be settled when the new maps take effect.
It usually helps the buyer’s insurance quote, which helps the sale. Florida law requires insurers to offer credits for wind-loss reduction features, and Hacienda Lakes homes date from 2014 onward under the Florida Building Code. A current form documents your roof, openings and garage door, and Esplanade owners should note that the oldest roofs reach 15 years from about 2029.
Check two places. At the CDD, May 2026 minutes record lake-bank erosion proposals for 50 to 80 Esplanade homes, similar issues in Sapphire Cove, and the note that earlier work “required a special assessment.” At the HOA, any levied special assessment appears on the estoppel. Disclose what you know, and we will read the latest District packet with you before you list.
That depends on the home. An occupied home that is clean and edited usually shows well; an empty one can feel small and shows every wall mark. In Seven Shores, where buyers walk Toll’s furnished models the same day, presentation matters more. We walk the house, then choose between your furniture edited, partial staging of the main rooms or full staging.
A cash offer trades price for speed and certainty. Compare the net after concessions and inspection terms against a market listing, and check how the offer handles the CDD proration, the HOA estoppel and, in Azure, the purchase application. A cash buyer can also be found through a normal listing. We lay both paths side by side on one net sheet.
Nothing in the records we read prevents a Hacienda Lakes owner from selling after one year, though your builder contract is the document to check for any resale terms. For tax questions on a short hold, see IRS Publication 523 and a tax adviser. In Seven Shores, your resale competes with Toll’s new homes, so we price it with that in mind.
The builder’s written warranty governs, and no Taylor Morrison or Toll Brothers warranty terms for Hacienda Lakes appear in the public records cited on this page. Find your warranty booklet and any registration papers and give copies to buyers with the disclosure package. Buyers of Seven Shores homes built since 2024 will ask, because the competing new Toll homes come with a fresh warranty.
We make no value prediction. The Costco at 8005 Rattlesnake Hammock Road was approved October 14, 2025, SFWMD issued its permit June 19, 2026 and site work is under way; the medical college received a $6 million county agreement on November 10, 2025. No county record read sets an opening date for either. Buyers ask, and we answer with the records.
We do not give legal advice; ask your attorney about disclosure duties. The facts: the Florida Sports Park sits inside the DRI, 0.38 to 0.85 miles straight-line from the three neighborhoods, with races scheduled January 24, February 28 and April 3, 2027. Buyers touring in race season will hear it, so we would rather they hear about it from your listing first.
Azure’s gatehouse is staffed 7 a.m. to 7 p.m.; Esplanade is gated with staffing hours unpublished; Seven Shores is listed as gated by Toll Brothers. No association publishes its guest or vendor procedure, so we register every expected showing in advance and confirm after-hours entry before an evening appointment. Marc Comisar handles the field side, so you do not have to.
That depends on your financing and how much risk you can carry. Buying first avoids a double move but may need a bridge loan or a contingent offer; selling first gives you a firm budget but may need a lease-back. Call Marc at (239) 287-5873 to map the purchase side, see how we help buyers in Naples, and call Jesse for the sale.
It can, and the rules turn on ownership and use tests that we cannot apply for you. IRS Publication 523 explains the home-sale exclusion, partial exclusions and how to figure gain. Bring it and your closing statement to a tax adviser before you list, so the timing of the sale fits your tax picture.
The Hacienda Lakes CDD maintains common-area and right-of-way landscaping, lakes, stormwater, non-potable irrigation, street sweeping and entrance monuments. Its FY2027 budget totals $418,160, including $36,850 for lake maintenance and a $25,000 lake bank reserve. Neither CDD funds a clubhouse or pool; the amenity centers are paid through HOA dues.
No. Esplanade at Hacienda Lakes is the Taylor Morrison neighborhood of 443 homes inside Hacienda Lakes, ZIP 34114, with no golf course. Esplanade Golf and Country Club of Naples is a separate Taylor Morrison golf community on Immokalee Road in ZIP 34119, and Esplanade by the Islands is a separate community near Marco Island. We lead every Esplanade at Hacienda Lakes listing with the full name and ZIP.
Call Jesse direct at (239) 898-6072 or request a free Hacienda Lakes home valuation. We will pull your neighborhood’s closings, your CDD line and your flood file, request the estoppel and disclosure summary, and give you a price, a plan and a net sheet before you decide anything.
These are the primary sources behind the figures and rules on this page, listed in the order they are first cited. Market figures come from the Southwest Florida MLS (closed sales October 13, 2025 to October 13, 2026, pulled October 13, 2026), member data with no public URL, and are cited in the text by date range.
These are official documents a Hacienda Lakes seller or buyer is likely to be asked for, from the two CDDs’ FY2027 assessments and audits to the flood letters and the Florida statutes that govern a resale. Every link goes directly to the publishing authority, not to a summary site.
