If you own a home in Hacienda Lakes, the honest answer to what it is worth starts with your neighborhood, your District lot class and your CDD debt line, not with the community median. Hacienda Lakes is a 2,262-acre master-planned community on Collier Boulevard at Rattlesnake Hammock Road in East Naples, Florida, ZIP 34114, and the Southwest Florida MLS recorded 64 closings there in the 12 months to October 13, 2026, from $450,000 to $2,842,483, at a $663,000 median. The full community picture, from the master plan and the clubhouses to the schools and the Swamp Buggy grounds, lives on our Hacienda Lakes community guide. This page does one job: it shows how a Hacienda Lakes home is valued, neighborhood by neighborhood, from MLS closings and public records, and it gives you two ways to get your own number. Use the Home Valuation form at the top of this page, get your free Hacienda Lakes home valuation, or call Jesse McGreevy direct at (239) 898-6072.
One note before the numbers. This page covers the three for-sale neighborhoods inside the Hacienda Lakes plan in ZIP 34114: Esplanade at Hacienda Lakes by Taylor Morrison, Azure at Hacienda Lakes by Toll Brothers and Seven Shores by Toll Brothers, plus Sapphire Cove, which shares the Hacienda Lakes CDD. Esplanade at Hacienda Lakes is not Esplanade Golf and Country Club, a separate Taylor Morrison community in ZIP 34119, and it is not Esplanade by the Islands near Marco Island. None of their figures appear here.
A Hacienda Lakes home is worth what its neighborhood, product, District lot class, CDD debt status, view, flood file and condition support, not what a community average says. In the last 12 months the Southwest Florida MLS recorded 64 Hacienda Lakes closings, from $450,000 to $2,842,483, at a $663,000 median.
Data updated: October 2026 (Southwest Florida MLS, closed sales 10/13/2025 to 10/13/2026, pulled October 13, 2026; Hacienda Lakes CDD and Hacienda North CDD FY2027 rolls; Florida Department of Revenue 2026 cadastral roll).
In the last 12 months we tracked 64 Hacienda Lakes closings in the Southwest Florida MLS, $57,946,360 in total volume, every one filed under the Hacienda Lakes development. Then we read them beside the public record. The Hacienda Lakes CDD FY2027 adopted O&M assessments carry 443 Esplanade lots and 405 Azure units, and the Hacienda North CDD FY2027 adopted assessments carry 400 Seven Shores lots, against 413 homes planned in that District’s 2022 engineer’s report (Hacienda North CDD organizational package, July 13, 2022). Those District rolls, not a street name, are the denominator every Hacienda Lakes valuation should start from.
The MLS records the 64 sales under three neighborhood names, so it already splits the community better than most. Its Building Design field adds a product split (single-family, attached villa, low-rise), but inside Azure a villa, a single-family home and a Coach Collection condominium still sell under one neighborhood name, and inside Seven Shores a Toll Brothers builder closing and an owner’s resale sit side by side. Undoing those blends is the first job of a valuation, because a 1,900 square foot Azure villa and a Port collection home in Seven Shores are not the same market and never sell to the same buyer.
Hacienda Lakes is three neighborhoods with two builders, two community development districts and no master association. Each neighborhood traded at its own level in the same 12 months:
Neighborhood | Builder | Homes | Closed sales, 12 months | Median sold price | Low | High |
|---|---|---|---|---|---|---|
Seven Shores | Toll Brothers (still building) | 413 planned; 400 lots on the FY2027 roll | 25 | $985,000 | $505,000 | $2,842,483 |
Azure at Hacienda Lakes | Toll Brothers (built 2017 to 2024) | 405, including 24 Coach Collection condominiums | 20 | $655,500 | $495,000 | $1,450,000 |
Esplanade at Hacienda Lakes | Taylor Morrison (built 2014 to 2023) | 443 | 19 | $590,000 | $450,000 | $879,000 |
Sapphire Cove (tracked separately by the MLS) | Single-family, built 2019 to 2023 | 75 | 4 | Not shown, thin (earlier extract, closed 08/11/2025 to 08/11/2026: $638,333; $975,000; $975,000; $1,025,000) | $638,333 | $1,025,000 |
Sources: Southwest Florida MLS, closed sales 10/13/2025 to 10/13/2026, pulled October 13, 2026 (Sapphire Cove is not in that pull; its four sales are from an earlier extract of closed sales August 11, 2025 to August 11, 2026); home counts from the Hacienda Lakes CDD FY2027 O&M assessments and the Hacienda North CDD July 13, 2022 package; build years from the Florida DOR 2026 cadastral roll. Sapphire Cove’s four sales are not part of the 64, and four sales are too few for a median or a stable market rate.
The table tells you where your neighborhood sits. It does not tell you what your home will sell for; closed sales of the same product, in the same lot class, with the same CDD position, do.
Take the two ends of the community. Esplanade at Hacienda Lakes recorded 5 sales under $500,000 in the window, and Seven Shores recorded 9 at $1,500,000 or more, the only Hacienda Lakes sales in that band (Southwest Florida MLS). Add a CDD bill that runs from $1,315.51 a year on an Azure 0.75-ERU-class lot to $4,642.59 on a Seven Shores 77-foot lot, an Azure HOA that publishes its dues while the other three associations do not, and a builder still listing new Seven Shores homes from $599,995 (Toll Brothers, Seven Shores, October 2026), and the community median of $663,000 describes very few actual homes. A Hacienda Lakes valuation therefore starts by naming your neighborhood and product, then narrows to your lot class, your CDD line, your view and your condition before a single comparable is chosen.
We lay four records over one another. The Southwest Florida MLS gives us brokered closings and their dates. The public record gives us the 2026 Florida DOR cadastral roll, the District class each CDD assigned your folio, your tax bill and the county’s address points. The association record gives us Azure’s published dues and purchase rules on the Azure at Hacienda Lakes HOA FAQ, the estoppel path on the Esplanade at Hacienda Lakes HOA portal and the CDD minutes that record lake-bank work. The flood record gives us FEMA’s National Flood Hazard Layer, the LOMR-F letter for your phase and your elevation certificate. Then Marc Comisar walks the home, because view, condition, the pool, the roof and the kitchen are the variables no record captures.
These are the community-wide figures from the October 2026 pull. Days on market, list price and the sale-to-list ratio (sold price over final list price) use the 56 sales that carry a marketing period and both prices, and nothing is estimated in their place.

Source: Southwest Florida MLS, closed sales 10/13/2025 to 10/13/2026, pulled October 13, 2026. The six sales entered after closing, all in Seven Shores at $2,287,274, $2,206,184, $1,734,699, $1,562,969, $1,102,571 and $738,180, are real recorded sales, so they count in the closing count, the median, the range and the volume, and they are excluded only from days on market and sale-to-list. The average sits well above the median because those Seven Shores closings above $1.5 million pull it up; for a typical Hacienda Lakes home, read the median.
A free Hacienda Lakes home valuation from McGreevy and Comisar starts with the Home Valuation form at the top of this page or a call to Jesse McGreevy at (239) 898-6072. The form takes about a minute, costs nothing and carries no obligation, and you receive a written opinion of value built from closings in your own Hacienda Lakes neighborhood.
The form asks for your address, a line about condition and how to reach you. For a single-family home in Esplanade, Azure, Seven Shores or Sapphire Cove, the street address is enough for us to pull your District lot class, your CDD line, your plat phase and your FEMA letter from the records. For a Coach Collection condominium, the unit number matters, because it tells us your building and your floor: the 24 units sit in six 4-unit buildings numbered 101, 102, 201 and 202 in each building, per the Florida DBPR condominium extract. You do not need to know your flood zone, your ERU class or your bond series; we pull those from the public record.
You receive a written opinion of value for your address, built from MLS closings matched for neighborhood, product, lot class and view, adjusted for time, with every source named. Beside it you receive the carrying-cost picture your buyer will underwrite: your FY2027 CDD line from the District roll, the HOA layer where your association publishes it or the estoppel figure where it does not, the property tax reset your buyer should expect, your flood file and, in Azure, the $1,500 capital contribution filed with the purchase application. Last comes a plain recommendation on list price and timing, including the case for waiting if the evidence says wait.

McGreevy and Comisar should value your Hacienda Lakes home because we build every number from MLS closings and public records by neighborhood and product, we read the CDD roll, the HOA estoppel and the FEMA letter before we price, and we have been Top 1% Real Estate Agents Nationally Since 2008. In a community split by builder and district, method decides the outcome.

McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings. Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day. As the leaders of Domain Realty Group our team has closed over $2.5 billion in real estate, and Jesse and Marc personally account for more than $900 million of that total.
Jesse McGreevy has been selling Southwest Florida real estate since 2004, and the team he and Marc Comisar built has operated since 2008. If you are comparing agents before you choose who values your home, our guide to the best real estate agents in Naples sets out how to compare teams on the public record: reviews, license history and published production.
You get Jesse and Marc, not an assistant with a template. Jesse McGreevy builds the pricing analysis and assembles the CDD, association, flood and tax paperwork your buyer will ask for. Marc Comisar walks the home and judges view, condition and finish against what is actually selling in East Naples gated communities, which is what lets a seasonal owner get a real opinion of value without flying down. Hacienda Lakes turned over 64 times in 12 months, and the turnover differs by neighborhood: 19 Esplanade sales against 443 homes is 4.3%, 20 Azure sales against 405 homes is 4.9%, and 25 Seven Shores sales against 413 planned homes is 6.1%, a figure lifted by builder closings (Southwest Florida MLS; District rolls). That sounds like plenty of evidence until you split it. Esplanade has three District lot classes, Azure three ERU classes across three products, and Seven Shores four classes including a Twin Villa class. Cross those with prepaid and unpaid CDD debt, lake and preserve views, and the 2014 to 2025 spread of build years, and many cells of that grid see one or two sales a year. At that depth your listing competes with the one or two homes most like yours, and in Seven Shores with Toll Brothers’ own quick move-in homes, so the number has to be right on the first day.
This page answers what your home is worth. If you have decided to sell and want the full listing plan, read our guide to selling your home in Hacienda Lakes. Seven Shores closed 9 sales at $1,500,000 or more in the 12 months to October 13, 2026, the only Hacienda Lakes sales in that band, while Esplanade at Hacienda Lakes closed 5 under $500,000 (Southwest Florida MLS), so the right comparable set depends entirely on which neighborhood you own in. Our Hacienda Lakes valuation beats an online automated estimate because a model cannot see what separates one Hacienda Lakes address from the next: the neighborhood, the District lot class, whether the CDD debt was prepaid, the LOMR-F letter, the view and whether a builder is selling new homes down the street. An online estimate is a model; ours is a person reading your records.
Data updated: October 2026 (Southwest Florida MLS, closed sales 10/13/2025 to 10/13/2026; District FY2027 rolls as dated below).
A model sees a square footage, a bedroom count and a recent-sale pattern for a ZIP or a neighborhood name. It cannot see that two identical 52-foot-class homes carry different CDD bills because one sits in Esplanade, at $1,997.34 a year gross for FY2027, and the other in Seven Shores, at $3,099.45, a ratio of 1.55 (Hacienda Lakes CDD board agenda packet, August 17, 2026; Hacienda North CDD FY2027 assessments). It cannot see that 34 Esplanade lots and 3 Azure lots prepaid their debt and pay operations only. It cannot read the FEMA letter that removes your lot from the special flood hazard area even though the printed map still says Zone AH. And it cannot tell a Toll Brothers builder closing from an owner’s resale, so a model that learns from whatever closed last in Seven Shores can swing with the builder’s price sheet.
The gap is widest where the market is thinnest and where the records carry the most weight. The 24 Coach Collection condominiums sell under the Azure name in the MLS, where the Building Design field marks only 2 low-rise sales in the 12 months, so a model that ignores product blends them with Azure single-family homes that carry living areas of about 3,000 to 3,130 square feet against a Coach Collection median of 2,277 (Florida DOR 2026 cadastral roll). Sapphire Cove produced four sales in a year (in the earlier extract of closed sales August 11, 2025 to August 11, 2026). The 96 Seven Shores homes on Catamaran Drive and Driftwood Drive are owned by one build-to-rent company, which a model does not know when it prices the house next door. We would rather tell you “the evidence supports a range, and here is why” than hand you a figure that looks precise and is not.
We add four things a model cannot. First, we match the home: neighborhood, product, District lot class, CDD position, view and renovation. Second, we read the carrying costs your buyer underwrites, from the CDD line on your tax bill to the HOA estoppel figure to the property tax reset. Third, we test the number against the live listings, the pending sales and, in Seven Shores, Toll Brothers’ quick move-in inventory at the moment you list. Fourth, we tell you the cost of being wrong in either direction, because at a $663,000 community median, a few percent either way is tens of thousands of dollars.
These are the Hacienda Lakes valuation facts that decide most prices, each drawn from the Southwest Florida MLS, the two CDD rolls, the Azure association’s published page, the 2026 Florida DOR roll or FEMA, and each repeated with its source further down this page. Read them before you read any online estimate.
Data updated: October 2026 (Southwest Florida MLS, closed sales 10/13/2025 to 10/13/2026).
We value a Hacienda Lakes home by narrowing the product and widening the window: same neighborhood, same product, same District lot class, same CDD debt position and a similar view, then closings across enough months to mean something, tested against the live listings and Toll Brothers’ current Seven Shores inventory when you are ready to list.
Data updated: October 2026 (Southwest Florida MLS, closed sales 10/13/2025 to 10/13/2026; Florida DOR 2026 cadastral roll; District FY2027 rolls).
The steps below are the order we work in. The first five define what your home is; the next five, in the following section, define what your buyer will pay to own it. Skipping any of them is how a blended community median ends up on the wrong home.
Every for-sale home in Hacienda Lakes sits in one of three neighborhoods inside the plan, or in Sapphire Cove beside it, and each has its own HOA, its own gate and its own clubhouse (Hacienda Lakes community guide). The MLS files sales under those neighborhood names, and their medians ran from $590,000 to $985,000 in the same 12 months. The neighborhood decides the comparable set before anything else, because it also decides the builder, the CDD, the association rules and the buyer who shows up.
Esplanade at Hacienda Lakes is detached single-family homes only. Azure mixes three products under one HOA: single-family homes, villas and the 24-unit Coach Collection condominium (Azure HOA FAQ). Seven Shores is single-family homes plus a District “Twin Villa” class of 184 lots on the FY2027 roll (Hacienda North CDD FY2027 assessments). The MLS Building Design field splits the 64 sales into 39 single-family homes (median $860,000), 23 attached villas ($535,000) and 2 low-rise condominium sales. By neighborhood that is Seven Shores 19 single-family and 6 villas, Azure 8 single-family, 10 villas and 2 low-rise, and Esplanade 12 single-family and 7 tagged villa, although the District roll lists Esplanade as detached homes, so we check each home against the roll and the listing records.
Each CDD assigns every folio a class, and the class tracks the lot and, usually, the house. Esplanade’s 443 lots sit in three classes, 146 at 42 feet, 216 at 52 feet and 81 at 62 feet; Azure’s 405 units sit in 188, 124 and 93 across the 0.75, 1.00 and 1.25 ERU classes; and Seven Shores’ 400 roll lots sit in 184 Twin Villa, 100 at 52 feet, 71 at 59 feet and 45 at 77 feet (Hacienda Lakes CDD FY2027 O&M assessments; Hacienda North CDD FY2027 assessments). A 62-foot Esplanade home and a 42-foot Esplanade home are not comparables, so the class is the first filter inside a neighborhood.
Both districts bill through the November Collier County tax bill as a non-ad valorem line. Most lots carry an operations charge and a bond debt charge; a prepaid lot carries operations only. On the FY2027 roll, 34 Esplanade lots (16, 11 and 7 across the three classes) and 3 Azure lots show no debt line (Hacienda Lakes CDD board agenda packet, August 17, 2026). A prepaid Esplanade lot saves its buyer $1,423.40 to $1,777.82 a year in FY2027 terms, and buyers who compare two homes side by side notice. We read the line from your own bill, never from a street name or a build year.
A lake view, a preserve edge and a quiet cul-de-sac are not fields on the roll, so we confirm them from the plat and a site visit. Position has two Hacienda Lakes-specific angles. Measured straight-line from the center of each neighborhood, the Florida Sports Park, home of the Swamp Buggy Races, is 0.38 miles from Seven Shores, 0.77 miles from Esplanade and 0.85 miles from Azure (Collier County site address points). And more than two-thirds of the plan, 1,544.14 of 2,262.14 acres on DRI Map H-2, is preserve (DRI Map H-2, rev. February 22, 2022). View premiums by type are not published for this community, because the MLS export carries no view field; the splits it does carry are neighborhood and building design.
Before we price a Hacienda Lakes home we read the FEMA letter and elevation certificate, the tax bill, the association’s estoppel and purchase rules, the build year and permit history, and the full run of closings for the product. Each record changes what a buyer will pay, and each is public or already sits in the seller’s own file.
Data updated: October 2026 (Southwest Florida MLS, closed sales 10/13/2025 to 10/13/2026; FEMA National Flood Hazard Layer, queried October 10, 2026; association and District documents as dated).
On FEMA’s effective map, panel 12021C0606J effective February 8, 2024, Hacienda Lakes lies almost entirely in Zone AH, a shallow-ponding special flood hazard area, with a few AE points (FEMA NFHL flood hazard zones; FEMA FIRM panels). At the same time, FEMA LOMR-F letters removed every residential phase of Esplanade, Azure and Seven Shores from that hazard area by fill, and each letter reads “Property removed” (FEMA NFHL LOMAs and LOMR-Fs). Sample elevation certificates record floors of 13.7 to 15.9 feet NAVD88, 3.7 to 5.4 feet above the certificate BFE (Collier County elevation certificates layer). Your phase’s letter number and your own certificate change the conversation with your buyer’s lender and insurer, so we pull both before we price.
Every Hacienda Lakes home is in unincorporated Collier County with a Naples mailing address, served by the Greater Naples Fire district, and no City of Naples millage applies (Collier County fire district point query). The millage code and total ad valorem rate for each neighborhood were not retrieved for this page; each folio’s TRIM notice and tax bill state them, and the CDD charge sits on the same bill as its own line. Your buyer’s bill will differ from yours, because a Florida homestead’s capped assessed value does not pass to the buyer, so we estimate the buyer’s likely bill from your folio and put it in the listing file.
Azure is the only neighborhood that publishes its numbers: quarterly assessments of $1,600 for single-family homes, $1,700 for villas and $1,350 for the Coach Collection, due January 1, April 1, July 1 and October 1, and a $1,500 “down payment (capital contribution)” filed with the purchase application (Azure HOA FAQ, read October 2026). For Esplanade, Seven Shores and Sapphire Cove, the association’s adopted budget and the resale estoppel certificate state the dues and any transfer or capital charge. Esplanade takes estoppel requests online through its HOA portal. A buyer’s offer is shaped by all of it, so we put the numbers in front of the buyer before the first showing.
The 2026 Florida DOR roll dates Esplanade homes from 2014 to 2023, Azure homes from 2017 to 2024 and Sapphire Cove from 2019 to 2023, and the county issued 290 single-family certificates of occupancy in Seven Shores from 2024 through September 28, 2026 (Florida DOR 2026 cadastral roll; Collier County growth model CO layer). Every home was built under the modern statewide Florida Building Code. The earliest Esplanade homes are now more than a decade old, which is when roofs, air-conditioning systems, water heaters and pool equipment start to show up in a buyer’s inspection report, so documenting a replacement is one of the simplest ways to protect price.
The 12-month pull gives 64 closings for the community, but a single cell of the grid, say a 62-foot Esplanade home with prepaid debt and a lake view, may have one or two. When a cell is thin we widen the window across earlier months and report each sale by date and price rather than a median of three. Then we test the result against the active and pending listings at the moment you list, which on October 13, 2026 numbered 45 active and 11 pending across Hacienda Lakes (Seven Shores 14 active and 5 pending, Azure 20 and 2, Esplanade 11 and 4), and in Seven Shores against Toll Brothers’ quick move-in list. The wider windows hold more: 137 closings in 24 months (Seven Shores 59, Esplanade 41, Azure 37) and 212 in 36 months (Azure 86, Seven Shores 71, Esplanade 55); by product, single-family 92 and 129, attached villas 43 and 78. A valuation that cannot survive the current competition is a wish, not a price.
Hacienda Lakes homes are worth different amounts in each neighborhood: in the 12 months to October 13, 2026 the Southwest Florida MLS recorded a $590,000 median in Esplanade at Hacienda Lakes, $655,500 in Azure at Hacienda Lakes and $985,000 in Seven Shores, with Sapphire Cove’s four sales tracked separately and too few for a median.
Data updated: October 2026 (Southwest Florida MLS, closed sales 10/13/2025 to 10/13/2026, pulled October 13, 2026).
Each neighborhood below is valued from its own closings, its own District roll and its own association record. Where a neighborhood blends products, we say so and split it with the MLS Building Design field. Where a sample is thin, we list the sales themselves rather than lean on a median.
Esplanade at Hacienda Lakes is 443 detached single-family homes built by Taylor Morrison from 2014 to 2023, and Taylor Morrison lists the neighborhood as sold out (Taylor Morrison, Esplanade at Hacienda Lakes, read October 2026). Every Esplanade sale is now a resale, which makes it the cleanest market in Hacienda Lakes to value: no builder price sheet sits beside your listing. We tracked 19 Esplanade closings in the 12 months to October 13, 2026 at a $590,000 median, from $450,000 to $879,000, and $11,426,500 in total volume (Southwest Florida MLS).
Living area on the 2026 Florida DOR roll runs 1,885 to 3,544 square feet from the 10th to the 90th percentile, with a median of 2,708 (Florida DOR 2026 cadastral roll). That spread is the first reason one Esplanade median cannot price your home: the smallest plans on 42-foot lots and the largest on 62-foot lots trade to different buyers.

No Esplanade sale reached $1 million in the 12 months; the highest was $879,000 on March 17, 2026, followed by $840,000 on October 22, 2025. The 24-month window (October 13, 2024 to October 13, 2026) holds 41 Esplanade sales at a $651,000 median, from $435,000 to $1,140,000, with two above $1 million ($1,075,000 on April 11, 2025 and $1,140,000 on August 21, 2025); the 36-month window holds 55 at a $740,000 median. Two or three sales are not a market rate for the top of Esplanade, so an Esplanade owner with a larger plan on a 62-foot lot needs a wider window and a closer look at the plan and the view before we set a number.
The Hacienda Lakes CDD assigns Esplanade’s 443 lots to three classes: 146 at 42 feet, 216 at 52 feet and 81 at 62 feet (Hacienda Lakes CDD FY2027 O&M assessments). The FY2027 gross CDD totals are $1,720.95, $1,997.34 and $2,273.72 by class, each made of an operations charge ($297.55, $396.72 or $495.90) and a Series 2024 debt charge ($1,423.40, $1,600.62 or $1,777.82) that runs to the May 1, 2044 maturity (Hacienda Lakes CDD board agenda packet, August 17, 2026).
Esplanade’s debt line is lower than it used to be. On April 23, 2024 the District refunded the original Series 2014 bonds with an $8,103,000 Series 2024 bond at 4.20%, and its letter to residents called it “a 20.9% savings”: a 52-foot lot’s gross debt fell from $2,024 to $1,601 a year (Hacienda Lakes CDD meeting package, November 25, 2024). Thirty-four Esplanade lots (16, 11 and 7 across the three classes) carry no debt line at all on the FY2027 roll because their owners prepaid. When we value an Esplanade home, the class and the prepaid status go into the comparable set before the kitchen does.

Azure at Hacienda Lakes holds 405 homes on the Hacienda Lakes CDD roll, built by Toll Brothers from 2017 to 2024, split into 188, 124 and 93 units across the District’s 0.75, 1.00 and 1.25 ERU classes (Hacienda Lakes CDD FY2027 O&M assessments). The Azure HOA recognizes three products: single-family homes, villas and the Coach Collection condominiums (Azure at Hacienda Lakes HOA FAQ, read October 2026). Villa living area runs about 1,900 to 2,020 square feet, and single-family neighborhood medians run about 3,000 to 3,130 square feet on the 2026 DOR roll (Florida DOR 2026 cadastral roll).
We tracked 20 Azure closings in the 12 months to October 13, 2026 at a $655,500 median, from $495,000 to $1,450,000, and $15,066,000 in volume (Southwest Florida MLS).

Azure has the deepest $1 million to $1.5 million tier in Hacienda Lakes, four sales, against none in Esplanade and three in Seven Shores. It also has eleven sales between $500,000 and $749,999. Those two clusters reflect the product split, and the MLS Building Design field confirms it: the four sales above $1 million are all single-family homes, the 10 villas closed between $495,000 and $636,000 (median $560,000), and 2 low-rise condominium sales closed at $675,000 and $690,000. We still confirm each comparable’s product from the roll and the listing record before it goes into your valuation.
The Azure HOA publishes its dues: $1,600 a quarter for single-family homes, $1,700 for villas and $1,350 for the Coach Collection, due January 1, April 1, July 1 and October 1, with a $1,500 capital contribution filed with the buyer’s purchase application (Azure HOA FAQ). On the CDD side, Azure’s Series 2016 debt matures May 1, 2046, and the FY2027 gross totals are $1,315.51, $1,783.22 and $2,273.35 by class; three Azure lots have prepaid (Hacienda Lakes CDD board agenda packet, August 17, 2026).
A dedicated Azure at Hacienda Lakes neighborhood page is coming, with its own market snapshot and its association details.
The Coach Collection at Azure is a 24-unit condominium in six 4-unit buildings on Saint Lucia Drive, with its declaration recorded September 18, 2018 (DBPR PR76602) and building certificates of occupancy dated November 7, 2017 to October 16, 2019 (Florida DBPR condominium extract; Collier County growth model CO layer). Living area runs 1,944 to 2,611 square feet, with a median of 2,277 on the 2026 DOR roll.
A Coach Collection unit is valued against Coach Collection sales first and villas second, never against Azure single-family homes. Its owners pay two associations: the Azure HOA at the $1,350 quarterly Coach Collection tier and Coach Collection at Azure Condominium Association, Inc. (Sunbiz N18000007791), whose own assessment is not published; the condominium budget states it (Sunbiz name search). Before the condominium layer, the Coach Collection already carries the lowest published HOA-plus-CDD total in Hacienda Lakes: $5,400 in HOA dues plus $1,315.51 in CDD charges, $6,715.51 a year.
Two condominium facts shape the buyer’s questions. Florida’s structural integrity reserve study requirement applies to condominium buildings three habitable stories or higher (Florida Statutes s. 718.112), and the county milestone-inspection layer shows no record inside the Hacienda Lakes plan (Collier County milestone inspection layer). The story count, the master insurance policy and its deductible are not published, so we ask the association for the declaration, the insurance schedule and the reserve position before we price a unit. FEMA letter 24-04-2891A removed Tract C1, the Coach Collection tract, from the mapped flood hazard area.

Seven Shores is the marketing and MLS name for the North Area of the Hacienda Lakes plan, recorded as “Hacienda North Phase 1” and “Seven Shores Phases 1, 2 and 3”, with lots numbered to 400 (Hacienda North CDD organizational package, July 13, 2022). We tracked 25 Seven Shores closings in the 12 months to October 13, 2026 at a $985,000 median, from $505,000 to $2,842,483, and $31,453,860 in volume, more than Azure and Esplanade combined (Southwest Florida MLS).

Seven Shores is two markets at once. Nine sales cluster between $505,000 and $738,180, five of them between $530,000 and $540,000, and nine sit at $1,562,969 or more. Toll Brothers’ October 2026 collections explain the shape: Harbor from $599,995 with 1,893 to 3,128+ square feet, Landing from $852,995 with 2,475 to 3,790+ square feet and Port from $979,995 with 2,927 to 5,397+ square feet (Toll Brothers, Seven Shores, October 2026). The District also assesses a “Twin Villa” class of 184 lots, the largest single class on the roll (Hacienda North CDD FY2027 assessments). A Seven Shores valuation therefore starts by naming the collection and the District class, because a Twin Villa and a Port home on a 77-foot lot share nothing but a gate.
The Seven Shores CDD line is the highest in Hacienda Lakes: FY2027 gross totals of $2,494.23 (Twin Villa), $3,099.45 (52 feet), $3,780.46 (59 feet) and $4,642.59 (77 feet), carrying Series 2023 debt to May 1, 2053. The HOA dues are not published; the Toll disclosure summary on a new home and the estoppel certificate on a resale state them.
A dedicated Seven Shores neighborhood page is coming, with its own market snapshot and its association details.
Six Seven Shores sales were entered in the MLS after they closed: $2,287,274 on October 14, 2025, $1,562,969 on October 23, 2025, $2,206,184 on February 27, 2026, $1,102,571 on May 21, 2026, $1,734,699 on July 30, 2026 and $738,180 on September 18, 2026 (Southwest Florida MLS). Those entries carry no marketing period, the pattern of a home sold directly by the builder and recorded afterward. They are real recorded sales, so they count in every price figure on this page, and they are left out of days on market and sale-to-list. On the 18 Seven Shores sales that do carry a marketing period, the median was 93 days on market (59.5 in the prior 12 months) at a sale-to-list of 95.6%. For a resale owner, the entries matter because the four largest set the visible top of the Seven Shores range without ever competing on the open market.
Sapphire Cove holds 75 detached single-family homes built 2019 to 2023 on a plat recorded as “Estilo Acres”, with living area of 2,332 to 3,352 square feet and a median of 3,091 (Florida DOR 2026 cadastral roll). It pays Hacienda Lakes CDD assessments in the 52-foot class, $396.72 in operations plus $1,486.05 in Series 2016 debt, a $1,882.77 gross total for FY2027, but it is zoned under the Lord’s Way 30 Acre RPUD outside the Hacienda Lakes plan and the MLS tracks it as its own development (Hacienda Lakes CDD board agenda packet, August 17, 2026).
We tracked four Sapphire Cove closings in an earlier extract of closed sales August 11, 2025 to August 11, 2026: $638,333, $975,000, $975,000 and $1,025,000 (Southwest Florida MLS; Sapphire Cove is not part of the October 2026 Hacienda Lakes pull). Four sales in a 75-home neighborhood are too few to read as a stable market rate, so a Sapphire Cove valuation reads each sale for plan, lot and condition and widens the window before it sets a number. The same May 2026 District minutes that recorded lake-bank erosion behind Esplanade homes noted similar issues in Sapphire Cove, which a buyer’s inspector will look for on a lake lot.
A dedicated Sapphire Cove neighborhood page is coming, with its own market snapshot and its association details.
Three nearby names are not Hacienda Lakes, and their sales never enter a Hacienda Lakes valuation. Tamarindo, on Grace Bay Lane, Polihale Way and Tamarindo Lane south of Esplanade, is a separate plat with its own CDD in the Rockedge PUD (Tamarindo CDD Ordinance 2020-19); we tracked 5 Tamarindo sales from $550,000 to $747,000 (too few for a median) in an earlier extract of closed sales August 11, 2025 to August 11, 2026 (Southwest Florida MLS). Caymas, north of Seven Shores, is its own community with its own CDD; we tracked 32 Caymas sales at a $1,855,000 median, from $1,097,433 to $4,030,515 (Southwest Florida MLS, Caymas development, closed sales 10/13/2025 to 10/13/2026). And Esplanade at Hacienda Lakes is neither Esplanade Golf and Country Club in ZIP 34119 nor Esplanade by the Islands near Marco Island.
Before a comparable goes into your valuation, we check that it is filed under the Hacienda Lakes development in the MLS and that its folio appears on one of the two District rolls. Those two checks catch most naming mix-ups, including the one an automated model makes when it reads “Esplanade” in an address.
Hacienda Lakes homes sold for $450,000 to $2,842,483 in the 12 months to October 13, 2026, with the top ten closings all in Seven Shores and the bottom of the range in Esplanade at Hacienda Lakes. The 64 sales, read individually, show where a typical home trades and where the outliers sit.

The highest sale outside Seven Shores was an Azure at Hacienda Lakes home at $1,450,000 on June 11, 2026, and the highest in Esplanade at Hacienda Lakes was $879,000 on March 17, 2026. Four of the ten highest Hacienda Lakes closings were entered after closing, so the top of the range is partly a builder record. A resale owner at the top of Seven Shores should price from the open-market closings in that list and treat the four entries as a ceiling the builder set, not a figure a resale buyer has already paid.

The entry point to Hacienda Lakes is Esplanade: five of the six sales under $500,000 closed there, and the sixth was in Azure. Seven Shores’ lowest sales, $505,000 to $540,000, sit close to Toll Brothers’ Harbor base of $599,995, which tells a Seven Shores owner of a smaller plan exactly where the builder’s price sheet meets the resale market.

The $500,000 to $749,999 band is the center of the Hacienda Lakes market, with 31 of 64 sales spread almost evenly across the three neighborhoods. That is where most Hacienda Lakes owners will be pricing, and it is also where the three neighborhoods compete hardest with one another, so the CDD line, the HOA dues and the age of the home decide which one a buyer chooses.
The first lesson is the $879,000 Esplanade sale on March 17, 2026. It sits $289,000 above the Esplanade median of $590,000 and $39,000 above the next closing, $840,000, so a single strong sale can make a neighborhood look richer than its typical home. We never price an Esplanade home from its top sale; we price it from the homes most like it.
The second is the Azure cluster of four sales between $1,050,000 and $1,450,000, including $1,100,000 on October 31, 2025. A cluster like that, inside a neighborhood whose median is $655,500, is the signature of a product split: the larger single-family plans form their own market inside Azure, and a villa owner who reads the cluster as Azure’s value will overprice.
The third is the run of five Seven Shores sales between $530,000 and $540,000. Five closings that tight, in a neighborhood where a builder lists Harbor homes from $599,995, set a hard reference point. A resale of a smaller Seven Shores plan that asks well above that cluster has to show a reason in its lot, upgrades or finished landscaping. April 2026 (11 closings) and October 2025 (9, counted from October 13) were the busiest months, and December 2025 and January 2026 had one each. One year of one community is too short to call a seasonal pattern, and Seven Shores builder closings follow construction schedules as much as buyer demand. What the table does show is that Hacienda Lakes buyers closed in both fall and spring, so timing a listing is a decision about your own move, your CDD and HOA position and the builder’s inventory, not about the calendar alone.
Hacienda Lakes values sit in the middle of the East Naples range: a $663,000 median on 64 sales in the 12 months to October 13, 2026, against $1,855,000 in Caymas in the same window, and $815,000 in Winding Cypress, $885,000 in Naples Reserve and $480,000 in Verona Walk in an earlier extract of closed sales August 11, 2025 to August 11, 2026, per the Southwest Florida MLS; those three come from a different window, so read them as price levels, not a same-period comparison.
Data updated: October 2026 (Southwest Florida MLS, closed sales 10/13/2025 to 10/13/2026, pulled October 13, 2026).

Source: Southwest Florida MLS. Hacienda Lakes and Caymas are closed sales 10/13/2025 to 10/13/2026, pulled October 13, 2026; Winding Cypress, Naples Reserve and Verona Walk are carried from an earlier extract of closed sales 08/11/2025 to 08/11/2026 and are not part of this pull, so read their rows against Hacienda Lakes as price levels, not as the same period. Each community is its own development in the MLS.
Our guides to Winding Cypress, Naples Reserve and Verona Walk cover those communities in depth.
The buyer who tours a Hacienda Lakes home has usually toured at least one of these communities too. The Winding Cypress median of $815,000 (08/11/2025 to 08/11/2026) minus the Hacienda Lakes median of $663,000 (10/13/2025 to 10/13/2026) is about $152,000, an approximate gap because the windows differ, so at a given budget that buyer will usually find more Hacienda Lakes homes; above about $1.5 million, Seven Shores is the only Hacienda Lakes option, and its $2,842,483 high runs above Winding Cypress’ $1,495,000. Verona Walk at $480,000 in the earlier extract sits well below Esplanade’s $590,000 median in the current window, which is the comparison an Esplanade seller near the bottom of the range will meet.
A median gap is not a premium on your home. It reflects different products, ages and fee loads in each community. We use the table to set expectations about the buyer pool and the competition, and we set your price from Hacienda Lakes closings of your own product.
Cross-shopping buyers compare carrying costs as well as prices. Inside Hacienda Lakes, a 52-foot Seven Shores lot carries $3,099.45 in FY2027 CDD charges against $1,997.34 on a 52-foot Esplanade lot, a ratio of 1.55, and a 77-foot Seven Shores lot carries $4,642.59 against $2,273.35 in Azure’s 62-foot class, a ratio of 2.04 (Hacienda North CDD FY2027 assessments; Hacienda Lakes CDD board agenda packet, August 17, 2026). Hacienda Lakes has no club membership, initiation fee or equity program in any neighborhood, which is a point in its favor against any club community a buyer is also touring. We put the full carrying-cost picture in the listing file so the buyer compares totals, not guesses.
How long a Hacienda Lakes home takes to sell, and how close to asking, are the two figures sellers ask about most. The October 2026 Southwest Florida MLS pull holds both for the 56 sales that carry a marketing period and both prices, and nothing is estimated in their place.

The six Seven Shores sales entered after closing are left out of days on market and sale-to-list, because they carry no marketing period, though they stay in every price figure. The export carries the final list price, not the original, so a home that was cut before it sold shows a smaller discount here than the seller experienced.
Days on market and sale to list measure how well the first price matched the market. In a community where most neighborhoods turn over fewer than one home in twenty a year, a listing that sits tells every new buyer something, and the longer it sits the more of the price it gives back. That is why we test your number against the live listings and pending sales at the moment you list, and in Seven Shores against Toll Brothers’ quick move-in homes, rather than against last year’s closings alone.
The closed record already shows how often each neighborhood trades. We tracked 19 Esplanade sales against 443 homes, 4.3% in a year; 20 Azure sales against 405 homes, 4.9%; and 25 Seven Shores sales against 413 planned homes, 6.1%, a figure lifted by builder closings (Hacienda Lakes CDD FY2027 O&M assessments; Hacienda North CDD organizational package; Southwest Florida MLS). At those rates, the one or two homes most like yours that sold in the last year are the evidence, and the one or two listed beside you are the competition.
Months of supply divides the homes for sale by the pace of sales. For Hacienda Lakes as a whole, 64 closings in 12 months is a pace of about 5.3 a month (64 divided by 12), and the 45 active listings on October 13, 2026 make 8.4 months of supply. By product the figure is 11.4 months for single-family homes (37 active) and 3.7 for attached villas (7 active). We report it neighborhood by neighborhood: 6.7 months in Seven Shores (14 active), 12.0 in Azure (20 active) and 6.9 in Esplanade (11 active), because a Seven Shores owner competing with a builder and an Esplanade owner in a resale-only market face different supply even when the community figure is the same.
Toll Brothers’ new Seven Shores homes affect Hacienda Lakes values because a builder still selling in the community sets the reference price for new: in October 2026 Toll listed Harbor from $599,995, Landing from $852,995 and Port from $979,995, with 8 quick move-in homes and about 140 units left to sell as of May 19, 2026.
Data updated: October 2026 (Southwest Florida MLS, closed sales 10/13/2025 to 10/13/2026; Toll Brothers Seven Shores page, read October 2026; Hacienda North CDD records as dated).
Toll Brothers collection, October 2026 | Living area | List price “from” |
|---|---|---|
Harbor | 1,893 to 3,128+ sq ft | $599,995 |
Landing | 2,475 to 3,790+ sq ft | $852,995 |
Port | 2,927 to 5,397+ sq ft | $979,995 |
Source: Toll Brothers, Seven Shores, read October 2026: 15 home designs, 8 quick move-in homes, one- and two-story plans, 2- to 4-car garages and natural gas, with the sales center at 8876 Oceana Way.
A “from” price is a base, not a closing. Nine of the 25 Seven Shores closings we tracked were at $1,500,000 or more, all above the Port base of $979,995; the gap is the lot, the plan and the options a buyer adds (Southwest Florida MLS, closed sales 10/13/2025 to 10/13/2026). At the other end, six Seven Shores closings between $505,000 and $540,000 sit below the Harbor base. A Seven Shores resale is priced between those two facts: what the builder asks for a comparable new plan today, and what owners of comparable homes have actually closed at.
Collier County issued 290 single-family certificates of occupancy in Seven Shores from 2024 through September 28, 2026: 31 in 2024, 132 in 2025 and 127 in 2026 (Collier County growth model CO layer). The Hacienda North CDD recorded “approximately 140 units left to be sold” at its May 19, 2026 meeting (Hacienda North CDD board agenda packet, August 18, 2026). The county commission accepted the potable water and sewer systems for Seven Shores Phases 3A to 3C, valued at $769,065.50, on September 8, 2026 (county commission packet, September 8, 2026), and FEMA letter 26-04-2193A already covers Phase 3 Lots 314 to 400 (FEMA NFHL LOMR-F layer).
For a resale owner, that means new supply will sit beside resale listings for some time yet. The Phase 3 streets, Piper Street, Cascade Meadows and east Oceana Way, are where the remaining builder homes will come from, and Toll’s quick move-in list at the moment you list is the most direct competition a Seven Shores resale faces.
Ninety-six Seven Shores parcels on 11.4 acres are titled to one owner, Seven Shores Build To Rent, LLC: 52 on Catamaran Drive and 44 on Driftwood Drive (Collier County parcels layer; Sunbiz, Seven Shores Build To Rent, LLC, read October 2026). Of the 96, 95 have single-family certificates of occupancy (12 in 2025 and 83 in 2026), and the 96 parcels are 23.2% of the 413 homes planned (96 divided by 413). They share the Seven Shores HOA and the Hacienda North CDD, and leasing there is governed by the recorded Declaration and Rules, the same documents that govern every other Seven Shores lot.
We give facts here, not a value opinion: buyers ask about these streets, so we answer from the record and price your home with its location in mind. An owner-occupied home on a street of owner-occupied homes and one beside the rental cluster are different listings, even in the same collection.
A resale offers what a new build cannot: a finished lot with mature landscaping, window treatments and fixtures already chosen, often a pool already permitted and built, and a closing in weeks rather than months. It also offers a known CDD line, a known HOA estoppel figure and, from 2024 onward, a home already covered by its phase’s FEMA letter and its own elevation certificate. Sample Seven Shores certificates record floors of 15.6 to 15.9 feet NAVD88 against a 10.5-foot BFE (elevation certificate, 8816 Oceana Way). We list those advantages plainly, with the documents attached, so the buyer who walked through the model this morning can compare the finished home to the base price honestly.
Buyers of Seven Shores homes built since 2024 will ask about the builder warranty, because the competing new Toll homes come with a fresh one. The builder’s written warranty governs what transfers, and no Toll Brothers or Taylor Morrison warranty terms for Hacienda Lakes appear in the public records cited on this page. Find your warranty booklet and any registration papers before you list, and we will put copies in the disclosure package.
The Costco, the osteopathic medical college and the Florida Sports Park are the three neighbors Hacienda Lakes buyers ask about most. We make no value prediction for any of them: what we give a Hacienda Lakes seller is the record, dated and sourced, so the buyer’s questions are answered before they become a negotiating point.
Data updated: October 2026 (Southwest Florida MLS, closed sales 10/13/2025 to 10/13/2026; county records as dated).
Most new work near Hacienda Lakes sits on land the 2011 approval already set aside for commercial, medical, business park and school use, so it is the master plan filling in rather than a rezoning surprise. No county record read in October 2026 fixes an opening date for the Costco or the medical college. We do not tell a seller that either will raise or lower a home’s value, because the closed record cannot yet show it; we show the buyer what is approved, where, and on what terms.

Costco Wholesale is approved for a 25.85-acre parcel at 8005 Rattlesnake Hammock Road, the southeast corner of Collier Boulevard and Rattlesnake Hammock Road, inside the Hacienda Lakes commercial tract. The county commission adopted Ordinance 2025-47 and Resolution 2025-216 on October 14, 2025 by a 5-0 vote (minutes in the November 10, 2025 commission packet). The commitments recorded at its neighborhood meeting are the ones buyers ask about: gas sales close when the store closes, the fuel queue holds up to 70 vehicles on site, deliveries come at night, and the store is designed for 4,500 customers a day (Planning Commission packet, July 17, 2025). The South Florida Water Management District issued permit 11-115144-P on June 19, 2026, and site work and a promised $35,000 Costco contribution to the District were reported to the Hacienda Lakes CDD in May 2026.
The county’s economic development agreement commits $6 million to Bay College of Osteopathic Medicine, LLC for a 108,000-square-foot campus with room for up to 400 students, on Tracts A and B of the Cadenza plat, about 5.09 acres on the south side of Rattlesnake Hammock Road between the Costco tract and the Ekos Cadenza senior apartments (November 10, 2025 commission packet). Hearing Examiner decision HEX 26-11 reduced the side setbacks on those tracts from 25 feet to 15 feet on March 9, 2026. Next door, outside the plan, the Physicians Regional campus is approved for a 260,000-square-foot hospital and 80,000 square feet of medical office (Hearing Examiner packet, February 26, 2026).
The Florida Sports Park, home of the Swamp Buggy Races at 8520 Rattlesnake Hammock Road, sits inside the Hacienda Lakes DRI on a 47.27-acre Attraction tract, and Ordinance 2011-41 entitles the “continuation of the existing swamp buggy attraction” (DRI Map H-2). The operator lists its next races on January 24, February 28 and April 3, 2027 (Swamp Buggy Races schedule). Measured straight-line from the center of each neighborhood, the grounds are 0.38 miles from Seven Shores, 0.77 miles from Esplanade and 0.85 miles from Azure.
County records also show Swamp Buggy, Inc. looking at county-owned Camp Keais land: a 2024 letter of interest discussing about 100 acres (commission action item 28907, August 27, 2024) and a July 14, 2026 consent item directing negotiation to buy an about 50-acre parcel (July 14, 2026 commission packet). No county record read sets a date for the races to leave or commits them to stay. The commitments proposed for the neighboring Hacienda Townhomes call for a recorded noise-proximity notice for the Florida Sports Park (Planning Commission packet, October 1, 2026); ask your attorney what that means for your own disclosure.
Collier Boulevard between Davis Boulevard and Rattlesnake Hammock Road, county segment 34.0, carried 2,500 peak-hour, peak-direction trips against a 3,000-trip service volume in the 2024 AUIR, and the county projects 3,249 trips by 2030 with approved development, a deficient 1.08 volume to capacity, with no improvement programmed; its adopted course is to “continue to monitor and pursue a study of the Wilson Benfield Corridor Alignment” (county commission packet, April 28, 2026). Buyers commuting north to I-75 notice the corridor, and a seller benefits from naming the route plainly: Seven Shores merges onto I-75 at Exit 101 in about 8 minutes off-peak, Esplanade in about 9 and Azure in about 11 by our OSRM routing check (October 10, 2026).
Two proposals sit outside the Hacienda Lakes plan but close enough for buyers to ask. The 169.19-acre citrus grove at 341 Sabal Palm Road, bordered on three sides by the Hacienda Lakes preserve, is proposed for an 18-hole private golf course with 10 member cottages in place of an earlier 400-plus-home plan; the Planning Commission voted 5-1 on August 20, 2026 to move it forward and the county commission heard it on September 22, 2026, with the outcome not in the records read (September 22, 2026 commission packet). If adopted, it would be a separate private club, not a Hacienda Lakes amenity. Hacienda Townhomes, an M/I Homes proposal, would put 54 townhomes on 10.28 acres on the south side of Hacienda Lakes Parkway (Planning Commission packet, October 1, 2026).
Selling a Hacienda Lakes home costs the seller brokerage compensation, Florida documentary stamp tax on the deed, any mortgage payoff and prorations, while in Collier County the buyer customarily pays the owner’s title policy. What the buyer prices in is the yearly carry: the CDD line, the HOA dues and the property tax reset.
Data updated: October 2026 (Southwest Florida MLS, closed sales 10/13/2025 to 10/13/2026; District FY2027 schedules; association pages as dated).
In Collier County the buyer customarily pays for the owner’s title insurance policy and chooses the closing agent, so it is not a usual seller cost on a Hacienda Lakes sale; the purchase contract controls, and any term can be negotiated. The seller’s usual costs are brokerage compensation, documentary stamp tax on the deed at $0.70 per $100 of the price (Florida Statutes s. 201.02), the payoff of any mortgage, and the seller’s share of prorated property taxes, CDD charges and HOA dues through the closing date, plus any estoppel items the contract assigns.
Worked example, deed stamps at the community median: $663,000 divided by 100 is 6,630, times $0.70 is $4,641.00. At the Esplanade median of $590,000 the stamps are $4,130.00, and at the Seven Shores median of $985,000 they are $6,895.00. We put a full net sheet beside every written valuation so you see your number after costs, not before.
Hacienda Lakes has no master association and no club fee. A buyer’s yearly carry is up to four layers on top of property taxes: the neighborhood HOA, a condominium association inside Azure for the Coach Collection, the CDD operations charge and, for most lots, CDD bond debt (Sunbiz name index, read October 2026).
Layer | Esplanade | Azure | Coach Collection | Seven Shores | Sapphire Cove |

Sources: Azure HOA FAQ, October 2026; Hacienda Lakes CDD FY2027 O&M assessments; Hacienda Lakes CDD board agenda packet, August 17, 2026; Hacienda North CDD FY2027 assessments. CDD figures are gross, grossed up for collection costs and the early-payment discount.
Azure is the only neighborhood whose HOA dues are published, so only Azure’s full HOA-plus-CDD stack can be added up before property taxes:
For Esplanade, Seven Shores and Sapphire Cove only the CDD layer is public: $1,997.34 on an Esplanade 52-foot lot, $396.72 if that lot prepaid its debt, $3,780.46 on a Seven Shores 59-foot lot and $1,882.77 in Sapphire Cove. Over four years at the FY2027 rate, a Seven Shores 59-foot lot carries $15,121.84 in CDD charges ($3,780.46 x 4) before any operations change. Buyers compare these totals across neighborhoods, so a seller with a lower line, or a prepaid one, should show it on day one.
CDD debt does not have to be paid off when you sell. It is a non-ad valorem assessment that stays with the lot and transfers to the buyer, billed each November on the Collier County tax bill until the bonds mature or the lot prepays. The payoff amount for a lot comes in a letter from the district manager, PFM Management Services for the Hacienda Lakes CDD since March 1, 2026, and a title company orders it at closing; no public schedule lists payoff amounts by class (Hacienda Lakes CDD board agenda packet, August 17, 2026). The contract decides how the current year’s charge is prorated.
At September 30, 2025, the Hacienda Lakes CDD owed $15,687,000 across its Series 2016 and Series 2024 bonds, and the Hacienda North CDD owed $13,065,000 on its Series 2023 bonds (Hacienda Lakes CDD FY2025 audit; Hacienda North CDD FY2025 audit). The Hacienda Lakes CDD audit reported no findings and stated, “The District does not anticipate any major projects.”
A buyer looks in two places. At the CDD, May 2026 minutes record lake-bank erosion proposals for 50 to 80 Esplanade homes, similar issues in Sapphire Cove, and the note that “the previous work completed required a special assessment” (Hacienda Lakes CDD board agenda packet, August 17, 2026); the District’s FY2027 budget carries a $25,000 lake bank maintenance reserve (Hacienda Lakes CDD FY2027 adopted O&M budget). At the HOA, any levied special assessment appears on the estoppel certificate. Florida caps what an association may charge for that certificate, and the state publishes the current caps (Florida DBPR estoppel certificate fees). We order the estoppel early, so an open balance surfaces before the buyer’s inspection period ends rather than at the closing table.
Your buyer’s insurance quote is part of your price. In the Census block group that contains Hacienda Lakes and several neighbors, OpenFEMA shows 401 NFIP policies on single-family homes built 2014 or later: 290 rated Zone X at a median policy cost of $1,267, 98 rated AH at $2,528.50 and 13 rated AE at $2,619, with only 16 carrying the mandatory-purchase flag (OpenFEMA NFIP policies). The AH-rated median is about double the X-rated median ($2,528.50 minus $1,267 is $1,261.50 a year), and the lot’s FEMA letter is what moves a policy from one to the other.
Unincorporated Collier County holds Community Rating System Class 5, a 25% discount on eligible NFIP policies (Collier County 2026 Flood Protection Newsletter). Citizens Property Insurance requires flood coverage on wind policies in the special flood hazard area, outside it on dwellings valued at $400,000 or more from January 1, 2026, and on all policies from January 1, 2027. A buyer insuring through Citizens should plan on flood coverage either way, so the seller who hands over the letter and the certificate makes that quote cheaper and faster.
Every Hacienda Lakes home is in unincorporated Collier County with a Naples mailing address and Greater Naples Fire service, and no City of Naples millage applies (Collier County fire district point query). The millage code and total ad valorem rate for each neighborhood were not retrieved for this page; each folio’s TRIM notice and tax bill state them. A Florida homestead’s capped assessed value does not pass to the buyer, whose assessment resets after the purchase (Florida Statutes s. 193.155), so we estimate the buyer’s likely bill and put it in the listing file. A homesteader who sells and buys another Florida homestead may be able to carry part of the accumulated benefit to the new home under the same statute; your tax adviser or the county confirms the amount.
A Hacienda Lakes seller owes the buyer the property tax disclosure summary, known material defects, the HOA disclosure summary before the contract is signed, and, for a Coach Collection unit, the condominium documents chapter 718 requires. This is information, not legal advice; your closing agent or attorney confirms what applies to your sale.
Every Florida residential sale contract carries the property tax disclosure summary, which warns the buyer not to rely on the seller’s current taxes because a change of ownership can raise them (Florida Statutes s. 689.261). Florida law also expects a home seller to disclose known facts that materially affect value and are not readily observable to the buyer; your attorney can explain the standard. In Hacienda Lakes, the facts buyers most often ask about are lake-bank erosion behind a lot, any open HOA or CDD assessment, the FEMA letter and the roof and opening protection. Disclose what you know.
Esplanade, Azure, Seven Shores and Sapphire Cove are each governed by a mandatory homeowners association, so Florida’s HOA disclosure statute applies to a resale. Under section 720.401, the disclosure summary must be supplied “before executing the contract for sale”, not at closing, and on a resale it is supplied “by the parcel owner if the sale is by an owner that is not the developer”. The contract must carry the statute’s voidability clause in conspicuous type, and if the summary is not supplied, the buyer may cancel “within 3 days after receipt of the disclosure summary or prior to closing, whichever occurs first”. That right cannot be waived, and it ends at closing.
On a new Seven Shores home, Toll Brothers supplies the summary as the developer, and that summary is one of the documents that states the Seven Shores HOA dues. On a resale, the seller supplies it, so we prepare it with the listing file, before an offer arrives.
Section 720.401(2) states that the HOA disclosure section does not apply to associations governed by chapters 718, 719, 721 or 723. The Coach Collection at Azure is a chapter 718 condominium that also sits inside the Azure HOA, so a Coach Collection sale touches two regimes. Chapter 718 sets out what a condominium unit owner gives a resale buyer and the buyer’s cancellation window (Florida Statutes s. 718.503), while the Azure HOA layer carries its own documents and the $1,500 capital contribution with the purchase application. Which disclosures your sale needs, and in what form, is a question for your closing agent or attorney; we assemble both sets of documents so nothing is missing when they decide.
Florida’s community development district statute prescribes a boldfaced CDD notice for the initial sale of a parcel (Florida Statutes s. 190.048); on a resale, the purchase contract’s CDD disclosure language governs the form. Whatever the form, we give the buyer the District’s FY2027 figure for your lot class and the debt maturity: May 1, 2044 for Esplanade, May 1, 2046 for Azure and Sapphire Cove, and May 1, 2053 for Seven Shores (Hacienda Lakes CDD board agenda packet, August 17, 2026; Hacienda North CDD FY2027 assessments).
The number on a Hacienda Lakes home moves most on five files a seller can prepare before listing: the flood file, the roof and wind file, the lake-bank and landscape file, the association file and the presentation of the home itself. Each one answers a buyer’s question before it becomes a price reduction.
On FEMA’s effective map, panel 12021C0606J effective February 8, 2024, Hacienda Lakes lies almost entirely in Zone AH. Testing every county address point, Esplanade has 452 of 452 points in the special flood hazard area (439 AH, 13 AE), Azure 429 of 429 in AH, and Seven Shores 444 of 445 (441 AH, 3 AE, 1 in X) (FEMA National Flood Hazard Layer; Collier County site address points). Yet FEMA LOMR-F letters removed every residential phase of Esplanade, Azure and Seven Shores from that hazard area by fill, and Sapphire Cove is covered by letter 19-04-4513A. A buyer will see “AH” on a map screen and an X rating on a policy for the same lot, and the letter is what reconciles them.
Neighborhood | Sample floors (NAVD88) | Certificate BFE | Freeboard |

A pre-2024 letter stays valid only if it appears on the county’s revalidation list, and every Esplanade letter was revalidated as Category 2A on the county’s 2024 Summary of Map Actions. FEMA issued preliminary maps on March 20, 2025 under project 16-04-1501S; as of August 1, 2026 they were not effective and the February 8, 2024 maps control (Collier County Floodplain Management). On the preliminary layer, 28 of 445 Seven Shores points move from AH to Zone X, Azure stays AH and Esplanade stays almost entirely in the hazard area (FEMA preliminary flood hazard layer). Hand the letter and the certificate to buyers on day one.
Every Hacienda Lakes home was built 2014 or later under the modern statewide Florida Building Code; county elevation-certificate permit numbers date construction at Esplanade 2013 to 2020, Azure 2016 to 2021 and Seven Shores 2023 to 2024. Florida law bars an insurer from refusing to write or renew a homeowner’s policy solely because a roof is under 15 years old (Florida Statutes s. 627.7011), so the earliest Esplanade roofs reach that line from about 2029. Insurers must offer credits for features that reduce windstorm loss (Florida Statutes s. 627.0629), which is why a current wind-mitigation form documenting the roof covering, secondary water barrier, opening protection and garage door rating helps the buyer’s quote. My Safe Florida Home offers inspections and “Potential Eligibility for Up to $10,000 in Grant Funding” for qualifying upgrades. The earliest Esplanade homes are now more than a decade old, the age when air-conditioning systems, water heaters and pool equipment start to appear in an inspection report; a documented replacement protects price.
The lakes in Hacienda Lakes are CDD stormwater lakes, and lake lots carry District rules a buyer’s inspector will notice. The May 2026 CDD minutes record lake-bank erosion proposals behind 50 to 80 Esplanade homes and similar issues in Sapphire Cove; pool overflow lines discharging into the lakes are “not allowed”, and trees planted on a lake bank drew a compliance letter (Hacienda Lakes CDD board agenda packet, August 17, 2026; Hacienda Lakes CDD agenda packet, February 23, 2026). No document reviewed allows private docks on any Hacienda Lakes lake. A lake-lot seller who knows where the lot’s bank stands with the District, and whose pool drains correctly, removes a negotiating point before it appears.
Irrigation is part of the same file. Lawns run on lake water: the Hacienda Lakes CDD supplies non-potable irrigation from its lakes, topped up by wells, and keeps a $100,000 pump replacement reserve, and in 2026 a SFWMD water-shortage warning order assigned irrigation days (Hacienda Lakes CDD services; Hacienda North CDD agenda packet, February 17, 2026). A dry-season lawn photographs differently, so we time photography to the schedule.
Since January 1, 2025, Florida associations with 100 or more parcels must post the declaration, bylaws, rules, budget and current contracts on a website or app with owner logins (Florida Statutes s. 720.303); Esplanade, Azure and Seven Shores all clear that threshold. Azure publishes its core rules: leases of at least 90 days, up to 4 times a year, and a purchase application with the $1,500 capital contribution (Azure HOA FAQ). For Esplanade, Seven Shores and Sapphire Cove, no leasing rule is published on a public page; the recorded Declaration and Rules govern. Florida law sets a floor under all of them: an HOA rental restriction adopted after July 1, 2021 binds only owners who consent and later buyers, except amendments that ban leases under 6 months or more than three rentals a year (Florida Statutes s. 720.306). An investor buyer prices those rules in, so we state them before the first showing.
All three for-sale neighborhoods are gated. The Azure gatehouse is staffed 7 a.m. to 7 p.m., Azure requires prior written Board approval for signs, and it allows open-house signs on the event day, Saturday or Sunday, from 8 a.m., removed when the event ends (Azure HOA FAQ). Esplanade, Seven Shores and Sapphire Cove do not publish a sign rule, so we confirm with the association manager before a sign goes up. Inside the home, an occupied house that is clean and edited usually shows well; an empty one can feel small. We walk the home, then decide between your furniture edited, partial staging of the main rooms or full staging, and we register showings with the gate in advance.
Schools, storms and drive times shape Hacienda Lakes values through the buyer pool: every matched Hacienda Lakes address is zoned to Lely Elementary, Manatee Middle and Lely High, the community sits in Evacuation Zone D outside the Coastal High Hazard Area, and a 24-hour emergency room is about 5 to 8 minutes away.
Every Hacienda Lakes address the district’s lookup recognized, 54 matched addresses across Esplanade, Azure, Seven Shores and the civic tracts, returned Lely Elementary, Manatee Middle and Lely High for 2026-27 (Collier County Public Schools address lookup, October 2026). The newest Seven Shores streets, Piper Street, Cascade Meadows and east Oceana Way, were not yet loaded in the district’s table when we checked, so we confirm those addresses by exact lookup before a listing names a school.

Physicians Regional Medical Center, Collier Boulevard, at 8300 Collier Boulevard, has 130 beds and a 24-hour emergency room about 5 to 8 minutes from every neighborhood. Collier County EMS Medic 25 operates from 3675 Hacienda Lakes Parkway, inside the plan (Collier County EMS stations layer), and Greater Naples Fire covers every neighborhood. For a seasonal or retiring buyer, a hospital this close is a fact worth putting in the first paragraph of the listing.
All 46 points probed across the neighborhoods return Hurricane Evacuation Zone D in the Collier County evacuation zone layer, and none falls in the Coastal High Hazard Area, whose nearest line is about 2.5 km from Esplanade, 2.9 km from Azure and 3.3 to 3.7 km from Seven Shores. The closest official Irma reading, on September 10, 2017, came from the county Emergency Operations Center about a mile west: 71 knots sustained and a 106-knot gust (NHC Irma report). Hurricane Ian’s destructive surge was coastal (NHC Ian report), and Milton registered 39 knots sustained and a 51-knot gust at the same EOC (NHC Milton report).
OpenFEMA shows 6 NFIP claims ever filed in the block group containing Hacienda Lakes and its neighbors: Irma produced 4, all on buildings built 1980 to 2004; Ian produced 1, with $0 paid; Milton produced none (OpenFEMA NFIP claims). These are block-group figures, not a guarantee for a lot. Association-level storm damage and any storm special assessment are not published; the estoppel certificate shows any assessment still owed.

These are the valuation questions Hacienda Lakes owners actually ask, answered from the Southwest Florida MLS (closed sales 10/13/2025 to 10/13/2026, pulled October 13, 2026), the two CDD rolls, the association records, FEMA and the Florida statutes. Nothing here is tax or legal advice, and none of it replaces a written valuation of your own home.
Data updated: October 2026 (Southwest Florida MLS, closed sales 10/13/2025 to 10/13/2026).
It depends first on your neighborhood, then on your product, District lot class, CDD position, view and condition. We tracked 64 Hacienda Lakes closings in the 12 months to October 13, 2026 at a $663,000 median, from $450,000 to $2,842,483, with neighborhood medians of $590,000 in Esplanade at Hacienda Lakes, $655,500 in Azure and $985,000 in Seven Shores (Southwest Florida MLS). For a number on your own address, use the Home Valuation form at the top of this page or call Jesse McGreevy at (239) 898-6072.
Ask for a written opinion built from closings in your own neighborhood and product, matched for lot class, CDD debt position and view, adjusted for time and tested against the active listings and, in Seven Shores, Toll Brothers’ quick move-in homes. It should come with your CDD line, your HOA estoppel figure or published dues, your FEMA letter and elevation certificate behind it. We provide that free; get your free Hacienda Lakes home valuation or call Jesse at (239) 898-6072.
We tracked 19 Esplanade sales in the 12 months to October 13, 2026 at a $590,000 median, from $450,000 to $879,000 (Southwest Florida MLS). Five closed under $500,000, eleven between $500,000 and $749,999, three between $750,000 and $999,999 and none above $1 million. A 62-foot lot and a 42-foot lot sit in different bands, and a prepaid CDD debt line, which 34 Esplanade lots carry, is worth $1,423.40 to $1,777.82 a year to a buyer in FY2027 terms.
We tracked 20 Azure sales in the 12 months to October 13, 2026 at a $655,500 median, from $495,000 to $1,450,000, including four between $1,050,000 and $1,450,000 (Southwest Florida MLS). Single-family homes, villas and Coach Collection condominiums price differently: the MLS Building Design field shows 8 single-family homes, 10 villas ($560,000 median) and 2 low-rise condominium sales, and we still confirm each comparable’s product from the roll and the listing record. Azure’s published dues, $1,600, $1,700 or $1,350 a quarter by product, go into the buyer’s math.
We tracked 25 Seven Shores sales in the 12 months to October 13, 2026 at a $985,000 median, from $505,000 to $2,842,483 (Southwest Florida MLS). Nine closed between $505,000 and $738,180 and nine at $1,562,969 or more, four of those entered after closing. Your competition is Toll Brothers’ new inventory, listed in October 2026 from $599,995 (Harbor), $852,995 (Landing) and $979,995 (Port) on its Seven Shores page. Call Jesse at (239) 898-6072.
A Coach Collection unit is valued against Coach Collection sales first and Azure villas second. The 24 units sit in six 4-unit buildings with living area of 1,944 to 2,611 square feet and a median of 2,277 on the 2026 DOR roll, and their resales appear in the MLS under Azure, where the Building Design field marks 2 low-rise sales in the 12 months ($675,000 and $690,000). Their published carry, $1,350 a quarter to the Azure HOA plus $1,315.51 in FY2027 CDD charges, is the lowest in Hacienda Lakes before the condominium’s own budget, which is not published.
We tracked four Sapphire Cove sales in an earlier extract of closed sales August 11, 2025 to August 11, 2026: $638,333, $975,000, $975,000 and $1,025,000 (Southwest Florida MLS; not part of the October 2026 pull). Four sales in a 75-home neighborhood are too few to read as a stable market rate, so we read each for plan, lot and condition and widen the window before setting a number. Sapphire Cove pays Hacienda Lakes CDD charges of $1,882.77 a year gross for FY2027, a figure buyers will compare with Esplanade’s 52-foot class.
An automated model reads square footage, bedrooms and recent sales near your address. It cannot see your District lot class, whether your CDD debt was prepaid, your FEMA letter, your view, or whether a nearby Seven Shores sale was a builder closing entered after the fact. It may also blend Azure villas with single-family homes or read an “Esplanade” address from another community. Our valuation starts from those records and a walk-through by Marc Comisar.
The highest was a Seven Shores home at $2,842,483 on April 3, 2026, followed by $2,650,000 on August 10, 2026 (Southwest Florida MLS, closed sales 10/13/2025 to 10/13/2026). All ten of the highest Hacienda Lakes closings were in Seven Shores, and four of them were entered after closing. Outside Seven Shores, the highest sales were $1,450,000 in Azure on June 11, 2026 and $879,000 in Esplanade on March 17, 2026.
The lowest was an Esplanade at Hacienda Lakes home at $450,000 on July 8, 2026 (Southwest Florida MLS). Six sales closed under $500,000 in the window, five in Esplanade and one in Azure at $495,000; Seven Shores’ lowest sale was $505,000. The $500,000 to $749,999 band held 31 of the 64 sales, which is where most Hacienda Lakes homes trade.
The median Hacienda Lakes sale that carried a marketing period took 64.5 days on market in the 12 months to October 13, 2026 (56 sales), against 94 days in the prior 12 months: 93 days in Seven Shores, 117 in Azure and 23 in Esplanade, 62 for single-family homes and 118 for attached villas. The six Seven Shores sales entered after closing are left out of it, because they carry no marketing period. Price, condition and the competing Toll quick move-in list drive the timeline more than the calendar does.
The median sale-to-list ratio (sold price over final list price) was 95.9% in the 12 months to October 13, 2026 (56 sales), against 94.2% in the prior 12 months: Seven Shores 95.6%, Azure 95.9% and Esplanade 96.7%. The export carries the final list price only, so it understates any cut from the original ask. The closed record also shows where homes settle: 31 of 64 between $500,000 and $749,999. A listing priced to the homes most like it, rather than to a neighborhood’s top sale, is the one that sells close to its asking price.
The closed record shows steady demand: 64 Hacienda Lakes closings at a $663,000 median in the 12 months to October 13, 2026, with sales in every month (Southwest Florida MLS). Months of supply, the 45 active listings divided by the monthly closing pace of the last 12 months, is 8.4, with 11 homes pending. Timing depends on your next move, your CDD and HOA position and, in Seven Shores, how many quick move-in homes Toll Brothers has listed at the moment you list.
The community median fell from $849,000 in the prior 12 months (October 13, 2024 to October 12, 2025) to $663,000 in the 12 months to October 13, 2026, a drop of 21.9% on 64 closings against 73 (Southwest Florida MLS). By product, attached villas were close to flat ($543,500 to $535,000) while single-family homes fell from $995,000 to $860,000; by neighborhood, Esplanade ($787,500 to $590,000) and Azure ($900,000 to $655,500) fell and Seven Shores held ($991,076 to $985,000). Homes also sold faster, 64.5 median days on market against 94, and closer to asking, a sale-to-list ratio of 95.9% against 94.2%. Builder closings in Seven Shores pull community figures upward, so compare a resale with resales of the same lot class. Get your free Hacienda Lakes home valuation for a reading on your own street.
April 2026 was the busiest month with 11 closings and October 2025 next with 9 (counted from October 13); December 2025 and January 2026 had one each (Southwest Florida MLS, closed sales 10/13/2025 to 10/13/2026). That is one twelve-month window, so it does not prove a seasonal pattern, and Seven Shores builder closings follow construction schedules. It does show buyers closing in both fall and spring.
Start from the closings, not the builder’s base prices. Toll’s October 2026 “from” prices, $599,995 to $979,995, come before lot premiums and options, while six Seven Shores sales closed between $505,000 and $540,000 and nine Seven Shores sales closed at $1,562,969 or more. Price your home against the closings of your own collection and District class, then show what the new build cannot offer: a finished lot, landscaping, window treatments and a closing in weeks.
We give facts, not a value opinion. Ninety-six Seven Shores homes on Catamaran Drive (52) and Driftwood Drive (44) are titled to Seven Shores Build To Rent, LLC, about 23% of the 413 planned homes, and 95 have certificates of occupancy (Collier County parcels layer). They share the Seven Shores HOA and CDD. Buyers ask about those streets, so we answer from the record and price your home with its location in mind.
A lake or preserve view usually matters to buyers, but the premium is not published for Hacienda Lakes, because the MLS export carries no view field and so cannot give a median by lake, preserve or interior view. We confirm the view from the plat and a site visit and compare it with sales of the same product. On a lake lot, buyers also look at the bank: May 2026 CDD minutes record erosion behind 50 to 80 Esplanade homes.
Yes. The class tracks the lot and usually the house, and it sets the CDD line. Esplanade’s classes are 42, 52 and 62 feet; Azure’s are 0.75, 1.00 and 1.25 ERU; Seven Shores’ are Twin Villa, 52, 59 and 77 feet (Hacienda Lakes CDD FY2027 O&M assessments; Hacienda North CDD FY2027 assessments). A 62-foot home and a 42-foot home in the same neighborhood are not comparables.
We give facts, not opinions. The debt line is part of what a buyer pays each year, and buyers compare it across neighborhoods: a Seven Shores 52-foot lot carries $3,099.45 in FY2027 CDD charges against $1,997.34 for a 52-foot Esplanade lot, a ratio of 1.55. Esplanade’s 2024 refunding cut its debt line by “a 20.9% savings” (Hacienda Lakes CDD November 25, 2024 package). Show your line upfront.
No. CDD debt is a non-ad valorem assessment that stays with the lot and transfers to the buyer, billed each November on the county tax bill until the bonds mature in 2044, 2046 or 2053, or the lot prepays. A payoff figure comes in a letter from the district manager, PFM Management Services for the Hacienda Lakes CDD since March 1, 2026. The purchase contract decides how the current year’s charge is prorated.
For FY2027, Esplanade lots pay $1,720.95, $1,997.34 or $2,273.72 by class; Azure $1,315.51, $1,783.22 or $2,273.35; Sapphire Cove $1,882.77; and Seven Shores $2,494.23 to $4,642.59 (Hacienda Lakes CDD board agenda packet, August 17, 2026; Hacienda North CDD FY2027 assessments). A prepaid lot pays operations only, for example $396.72 gross on a 52-foot Hacienda Lakes CDD lot. Your tax bill shows your class.
Only Azure publishes its dues: $1,600 a quarter for single-family homes, $1,700 for villas and $1,350 for the Coach Collection, due January 1, April 1, July 1 and October 1 (Azure HOA FAQ). For Esplanade, Seven Shores and Sapphire Cove, the association’s adopted budget and the resale estoppel certificate state the dues and any transfer or capital charge. Hacienda Lakes has no master association and no club fee in any neighborhood.
In Collier County the buyer customarily pays for the owner’s title insurance policy and chooses the closing agent, so it is not a usual seller cost on a Hacienda Lakes sale. The purchase contract controls, and any term can be negotiated. Sellers still settle their share of prorated taxes, CDD charges and HOA dues and any estoppel items the contract assigns.
Seller costs usually include brokerage compensation, documentary stamp tax on the deed at $0.70 per $100 of price (Florida Statutes s. 201.02), any mortgage payoff and prorations of property taxes, the CDD line and HOA dues. At the $663,000 community median, deed stamps are $4,641.00. We put a full net sheet beside every written valuation so you see your proceeds after costs.
An estoppel certificate is the association’s written statement of what is owed on a home at closing: assessments, any special assessment, fees and transfer charges. The closing agent usually orders it during the contract period with the owner’s authorization. Esplanade takes requests through its HOA portal, Azure through Castle Group and Seven Shores through Allied Property Group. Florida caps the fee, and the purchase contract decides who pays it.
The Azure HOA FAQ, read October 2026, requires a $1,500 “down payment (capital contribution)” with the purchase application, which the buyer files. The association’s documents and your purchase contract govern who bears it, so we state the allocation in the contract and confirm the figure on the estoppel certificate before closing, along with any quarterly assessment due.
Every residential contract carries the property tax disclosure summary (s. 689.261), and a seller discloses known facts that materially affect value. In a mandatory HOA, the seller supplies the section 720.401 disclosure summary before the contract is signed; without it, the buyer may cancel within 3 days of receiving it or before closing. A Coach Collection sale also falls under chapter 718. Ask your closing agent or attorney; this is information, not legal advice.
Yes. Section 720.401 does not apply to associations governed by chapter 718, and the Coach Collection at Azure is a chapter 718 condominium inside the Azure HOA, so a sale touches both regimes. Chapter 718 sets what a unit owner gives a resale buyer (s. 718.503), and the Azure purchase application still applies. Your closing agent or attorney decides the forms; we assemble both document sets.
On FEMA’s effective map, panel 12021C0606J effective February 8, 2024, Hacienda Lakes lies almost entirely in Zone AH, yet LOMR-F letters removed every residential phase from the hazard area by fill (FEMA NFHL LOMR-F layer). The letter and your elevation certificate are what turn a map screen into an insurance rating, and in the block group around Hacienda Lakes the X-rated median policy is $1,267 against $2,528.50 for AH. Hand both documents to buyers.
Yes. Sample Hacienda Lakes certificates record floors of 13.7 to 15.9 feet NAVD88, 3.7 to 5.4 feet above the certificate BFE (Collier County elevation certificates layer). A buyer’s insurer and lender read that margin, and a certificate in hand shortens both conversations. The county posts many certificates by address; if yours is not there, ask the builder’s closing file or a surveyor.
Not yet. The preliminary maps issued March 20, 2025 under project 16-04-1501S were not effective as of August 1, 2026, and the February 8, 2024 maps control (Collier County Floodplain Management). On them, 28 of 445 Seven Shores points move from AH to Zone X, Azure stays AH and Esplanade stays almost entirely in the hazard area. How each LOMR-F carries over is settled when the maps take effect.
It usually helps the buyer’s insurance quote, which helps the sale. Florida law requires insurers to offer credits for features that reduce windstorm loss (s. 627.0629), and every Hacienda Lakes home dates from 2014 onward under the Florida Building Code. A current form documents the roof covering, secondary water barrier, opening protection and garage door. My Safe Florida Home offers inspections for qualifying owners.
No association damage report is published, and we make no value claim. Ian’s destructive surge was coastal, and Milton registered 39 knots sustained and a 51-knot gust at the county Emergency Operations Center about a mile west (NHC Milton report). In the block group containing Hacienda Lakes and its neighbors, OpenFEMA shows one Ian claim, with $0 paid, and no Milton claims. Hacienda Lakes sits in Evacuation Zone D, outside the Coastal High Hazard Area.
Your buyer’s will. A Florida homestead’s capped assessed value does not pass to the buyer, whose assessment resets after the purchase (s. 193.155). Every Hacienda Lakes home is in unincorporated Collier County, with no City of Naples millage; the millage rate for each folio is on its TRIM notice and tax bill. We estimate the buyer’s likely bill and put it in the listing file.
We make no value prediction. The Costco on a 25.85-acre parcel at 8005 Rattlesnake Hammock Road was approved October 14, 2025 and permitted by SFWMD on June 19, 2026; the medical college, 108,000 square feet for up to 400 students, received a $6 million county agreement on November 10, 2025 (county commission packet). No county record read sets an opening date for either.
Ask your attorney about disclosure duties; we do not give legal advice. The facts: the Florida Sports Park sits inside the Hacienda Lakes DRI, 0.38 miles from the center of Seven Shores, 0.77 miles from Esplanade and 0.85 miles from Azure, with races scheduled January 24, February 28 and April 3, 2027 (Swamp Buggy Races schedule). The proposed Hacienda Townhomes commitments call for a recorded noise-proximity notice.
Every matched Hacienda Lakes address returns Lely Elementary, Manatee Middle and Lely High for 2026-27, rated A, A and B by the Florida Department of Education for 2025-26 (CCPS address lookup; FLDOE report card, Lely High). The newest Seven Shores streets were not yet in the district’s table when we checked, so we confirm those by exact address.
Yes, within each association’s rules. Azure sets a 90-day minimum lease and up to 4 leases a year (Azure HOA FAQ); for Esplanade, Seven Shores and Sapphire Cove, the recorded Declaration and Rules govern. An investor buyer still files Azure’s purchase application with the $1,500 capital contribution. Disclose the limits early to avoid a late fall-through.
Nothing. A written valuation from McGreevy and Comisar is free and carries no obligation to list. Use the Home Valuation form at the top of this page, request our free home valuation, or call Jesse McGreevy at (239) 898-6072.
No. Many Hacienda Lakes owners are seasonal or have already moved. We build the analysis from the records, and Marc Comisar walks the home with your property manager, a neighbor with a key or a scheduled gate entry; in Azure the gatehouse is staffed 7 a.m. to 7 p.m., so we register the visit in advance. You receive the written valuation by email and talk it through by phone.
That depends on your financing and how much risk you can carry. Buying first avoids a double move but may need a bridge loan or a contingent offer; selling first gives you a firm budget but may need a lease-back. If you are buying inside Hacienda Lakes too, start with buying a home in Hacienda Lakes and call Marc at (239) 287-5873.
Yes, and some owners do. An owner selling alone still owes the buyer the section 720.401 disclosure summary before contract, the property tax summary, the CDD figures, the estoppel and, in Azure, the purchase application terms, and in Seven Shores competes directly with a builder’s sales center. A free valuation costs nothing either way; get your free Hacienda Lakes home valuation before you decide, or call Jesse at (239) 898-6072.
Every figure on this Hacienda Lakes page traces to a primary source below: the Southwest Florida MLS, the Hacienda Lakes and Hacienda North community development districts, Collier County records and GIS layers, Sunbiz, association and builder pages, FEMA, the National Hurricane Center, school report cards and the Florida Statutes. Nothing comes from a listing aggregator or another brokerage.
Southwest Florida MLS figures, closed sales 10/13/2025 to 10/13/2026 pulled October 13, 2026, are cited rather than linked because the MLS is members-only. Every other source was retrieved in October 2026.
Every Hacienda Lakes document below links its official custodian: the Hacienda Lakes CDD, the Hacienda North CDD, Collier County, FEMA, the State of Florida or the Florida Legislature. You always see the authoritative version, not a copy we made, and each one is a record a Hacienda Lakes buyer or appraiser may ask a seller about.
