What Makes Selling in Aqualane Shores Different?

Selling in Aqualane Shores differs from most Naples sales in four ways: the lot and its water carry most of the value, canal, bayfront and Gulf-side homes trade as separate markets, there is no mandatory homeowners association to issue documents, and the buyer’s lender, insurer and attorney want flood, seawall and dock records that only the seller can assemble.

Three Markets on One Canal Grid

Aqualane Shores is a 1949 canal-front neighborhood inside the City of Naples, ZIP 34102, between Olde Naples and Port Royal. By our frontage classification of the 557 parcels in the City’s Aqualane Shores outline, 367 front a canal, 64 front open water on Naples Bay, the Gordon Pass approaches or Jamaica Channel, 17 sit on the Gulf and 109 are dry lots, per Collier County’s 2026 parcel roll and the City’s neighborhood map. In the last 12 months those frontage classes sold as three different markets, and a list price built on one neighborhood median will be wrong for all of them.

No Mandatory HOA, No Club, No Association Estoppel on Most Sales

Aqualane Shores has no mandatory homeowners association. Aqualane Shores Association, Inc. is a voluntary civic association: membership costs $100 a year, per the association’s own site, and it does not own the canals, dredge them, maintain seawalls or approve house plans. For a seller that means no association approval, no club application and no master estoppel on most sales. The exceptions are Little Harbour and the Aqualane Manor condominium, which have associations of their own.

The Lot Carries Most of the Value

On Collier County’s 2026 preliminary roll, the median land just value is $5.05 million per homesite, and across the 469 single-family parcels inside the City’s Aqualane Shores association map, land makes up 70 percent of total single-family just value, per the county’s parcel roll service. Those are county estimates as of January 1, not sale prices. They explain why an Aqualane Shores buyer prices the lot, the water and the flood elevation before the kitchen.

Your Buyer’s Tax Bill Will Not Look Like Yours

About six in ten Aqualane Shores houses carry Florida’s homestead exemption on the 2026 roll, the county’s proxy for a primary residence. On the 2026 preliminary roll, the median gap between just value and capped assessed value on homesteaded Aqualane houses is $2.41 million, and under Section 193.155, Florida Statutes, a sale resets the assessed value to just value for the new owner. Inside the City’s association map, homesteaded houses carry a median bill of $39,779 against $64,898 for the rest. A good listing agent raises that reset before the buyer’s lender does.

High Supply and Hard Negotiation Are Both True

Twelve months of supply is a buyer’s reading by any conventional measure, and a 91 percent median sale to list ratio says the same thing from the other side. Prices still rose, because the homes that sold were larger and newer. A seller in that market does not win by waiting for a bidding war. The seller who wins is the one whose first price already sits where the matching sales point, because the negotiation starts from the list price and moves only one way.

Why the 204-Day Median Deserves a Closer Look

The median Aqualane Shores sale took 204 days in the latest 12 months, against 110 days a year earlier, and the fastest sale was a February 2026 closing recorded at zero days, with the next fastest at 34. Days on market is measured on the final listing, so a home that was withdrawn and relisted can carry a shorter clock than its real journey. Price it right the first time and that second clock never starts.

What the County Roll Says, and Why It Is Not a Sale Price

County roll figures and MLS figures measure different things. The county values every parcel as of January 1, and its values are not sale prices; the MLS records only the homes that sold, at their contract price, and measures living area rather than the county’s total area under roof. The two sets of numbers should never be compared directly. With that caution, the median single-family total just value on Collier County’s 2026 preliminary roll is $7.21 million on the seven Aqualane plats, and the median land just value is $5.05 million per homesite.

Where Today’s 26 Active Listings Sit

Interior lots here are mostly the Gordon Drive and Gulf Shore Boulevard South estate lots near the beach, which is why they carry the highest median. The single Gulf beachfront sale was the highest price in the five-year window. Size differences drive part of every gap in this table.

Year Over Year: Higher Prices, Bigger Homes, Slower Sales

The median sale price rose 21 percent year over year while the median price per square foot fell about 6 percent, because the homes that sold were larger: median living area rose from 4,524 to 5,349 square feet. Prior-year single-family closings numbered 29 at a median of $7,500,000, $1,878.87 per square foot, 110 days on market and 89.0 percent of list, against 26, $9,075,000, $1,772.02, 204 days and 91.2 percent in the latest 12 months (Southwest Florida MLS).

What the Series Means for a Seller Today

The record says Aqualane Shores rewards size, newness, frontage and elevation, and it is patient with everything else. A rebuilt house on a well-elevated lot sets the top of the market; an original house is increasingly priced as a lot. Our comparison of Collier County’s 2015 and 2025 building-footprint maps finds that about one house in five on the seven plats was rebuilt or substantially enlarged in that decade (method: county building footprints, 2015 vs 2025; a main footprint overlapping its 2015 outline by less than 60 percent counts as rebuilt or enlarged). Your comparable set has to know which kind of house yours is.

How Does Aqualane Shores Compare With Other South Naples Waterfront Markets for a Seller?

In the same 12 months, Aqualane Shores’ median single-family sale of $9,075,000 sat about halfway up south Naples’ waterfront price ladder: about half of Port Royal’s $17,687,500 and above Olde Naples’ $6,100,000 and Royal Harbor’s $3,000,000, per the Southwest Florida MLS. Aqualane Shores also had the longest median market time of the group, at 204 days.

What the Benchmark Tells a Seller About Time on Market

Every neighborhood in the table sold at 90 to 93 percent of final list, so the discount is not what sets Aqualane Shores apart. Market time is. At 204 median days, an Aqualane Shores listing waits longer than Port Royal’s 123, Olde Naples’ 111 or Royal Harbor’s 77. A seller who prices to the matching frontage tier from day one is buying back those extra months, and at a median 2026 preliminary tax bill of $49,353 on the seven plats, the months are not free.

Olde Naples Is Next Door, and Its Buyers Cross-Shop

North of the 14th Avenue South centerline the grid becomes Olde Naples, and its single-family homes sold at a median $1,562.99 per square foot of living area, about $209 below Aqualane Shores. A buyer who wants a walk to Third Street South tours both. Your listing has to show what the canal, the dock and the Gulf-side lots add over the older grid to the north.

Aqualane Shores vs Port Royal: Which Market Will Your Buyer Come From?

Aqualane Shores and Port Royal share Jamaica Channel, the same public schools and the same City government, but not the same market. In the last 12 months Port Royal’s median sale was about twice Aqualane Shores’, its homes were larger and sold faster, it has its own zoning district and dock rules, and its club is open only to Port Royal owners.

Is Aqualane Shores Part of Port Royal?

Aqualane Shores is not part of Port Royal. The two neighborhoods were platted separately, both on land that had belonged to Philip G. Rust: the Walkers were selling Aqualane lots by late 1949, and Rust sold Port Royal’s developer its land in 1952. Jamaica Channel, named by the City in 1994, is the recorded line between them, and the Port Royal Club is open only to owners of eligible Port Royal properties. Listing copy that blurs the two confuses the buyer you most want.

Who Should Choose Which

Choose Aqualane Shores if you want canal or Gulf-side living in the City of Naples at about 60 percent of Port Royal’s price per square foot, with public beach ends a short walk away and no club or association dues. Choose Port Royal if a private club and beach, larger homes and dock rules built around reaching deeper water matter more than cost. Either way, the flood zone, the seawall and the water at the dock decide the house.

What the Comparison Means for Pricing Your Aqualane Shores Home

Your buyer has very likely toured Port Royal, and the Port Royal shopper who ends up in Aqualane Shores has decided that the walk to the public beach, the absence of club dues and roughly $1,126 less per square foot at the MLS medians outweigh a private club and bigger lots. The Land Is Most of the Value

On Collier County’s 2026 preliminary roll, improvements are a median of only 20 percent of an Aqualane Shores home’s total just value, and the median land just value is $5.05 million per homesite, on a median plat-core homesite of 0.32 acre. Twenty-nine homesites carry no house at all. Those are county estimates as of January 1, not sale prices, but they explain why an original house here is often priced as a lot, and why a buyer’s first calculation is what a new house on your lot would be worth.

Why Automated Estimates Miss in Aqualane Shores

Automated valuation models need dense, similar sales. Aqualane Shores produces about two dozen single-family sales a year across a price per square foot range of $1,029.92 to $3,579.04, because a teardown sells for its land and a new Gulf-side estate sells for everything. The model cannot see the water at your seawall, whether the lot faces a canal, the bay or the Gulf side, or the elevation of your floor above the 8- or 9-foot flood line. Buyers see those estimates too, which is one more reason your list price needs a written, sourced rationale.

The Value Drivers a Model Cannot See

Four things move an Aqualane Shores price that no listing feed records. The first is floor elevation against the base flood elevation, which drives the buyer’s flood premium. The second is the dock the City’s Aqualane paragraph allows on your waterway width. The third is the seawall’s cap height and last permit survey. The fourth is water depth at the seawall, because no public survey of the canals exists. Each one is documented before we recommend a price.

Aerial, Twilight and the Route to the Gulf

Aqualane Shores’ selling points are seen from the air: the finger canals, the open water at the bay and pass lots, the Gulf beach ends a few blocks west. The person who priced your home is the person across the table from the buyer’s agent. Offers are not relayed by a coordinator, and counteroffers are not written from a template. That matters most in a market with 12 months of supply, where each serious buyer may be the only one for weeks.

Reading a 91 Percent Market Correctly

A 91 percent median sale to list ratio does not mean every buyer expects nine percent off. It means many Aqualane Shores homes were listed above what the market would pay, and only 1 of 25 recent sales closed at or above list. A home priced on the matching frontage sales gives the buyer less room to argue, and we defend that price with the same evidence in the negotiation.

Inspection, Seawall and Dock

Buyers here inspect the water side as hard as the house. Expect questions on the seawall’s cap and condition, the dock and lift permits, whether a dock built before the City’s 2010 rewrite of the Aqualane dock paragraph exceeds today’s pier limit, and the water at the seawall at low tide. We assemble those answers before listing, so a problem is found on your schedule rather than inside the buyer’s inspection period.

Insurance Timing Belongs in the Contract Dates

A buyer’s new National Flood Insurance Program policy carries a 30-day waiting period, and Florida’s insurer of last resort, Citizens, cannot write a home whose dwelling replacement cost is $700,000 or more. On the 2026 roll, 320 of the 472 houses in the City’s Aqualane Shores outline carry a county improvement value of $700,000 or more; that value is not replacement cost, but it shows how much of the housing stock sits above the Citizens line. Which Recent Aqualane Shores Sales Matter Most to Your Price?

The Aqualane Shores sales that matter most share your frontage class and size. Over the 12 months to September 24, 2026, the Southwest Florida MLS recorded 20 canal-front closings at a median of $8,600,000, two open bay or Gordon Pass sales, and four sales on the dry Gordon Drive and Gulf Shore Boulevard South estate lots at a median of $13,850,000.

The Top and Bottom of the Year

The highest Aqualane Shores sale of the trailing year was $20,925,000, in April 2026, and the lowest was $4,300,000, almost five times apart. That spread is the canal-lot, bayfront and Gulf-side split showing up in the numbers, together with the gap between a new house and an original one on the same kind of lot. A seller should expect the appraiser, and the buyer, to ask which end of that range the house belongs near, and to want the evidence.

When the Sales Closed

In the 12 months to September 24, 2026, 9 of the 26 Aqualane Shores closings fell in March and April, five in March and four in April, while October, December, January, May and June recorded one closing each (Southwest Florida MLS). No single month is proven hardest in a market this size, but the pattern is clear enough to plan a listing date around.

Little Harbour’s Own Sales

Little Harbour, the gated enclave inside the City’s outline, is its own MLS Development, so its sales are not in the Aqualane Shores figures on this page. In 60 months it recorded six closings, too few for a median: $12,450,000 (May 2022), $7,800,000 (July 2022), $6,900,000 (March 2024), $7,000,000 (May 2024), $7,500,000 (June 2025) and $5,970,000 (April 2026). One Little Harbour home was listed on September 24, 2026, at $9,900,000 (Southwest Florida MLS).

What a Buyer’s Appraiser Will Use

When your buyer is financing, the lender’s appraiser will look first for closed sales of the same frontage class within the last six to twelve months, and in Aqualane Shores there are often only a handful. We assemble that comparable set before you list, including the older and further sales an appraiser will be forced to use, so the price we recommend is one the appraisal can support.

What Does It Cost to Sell a Home in Aqualane Shores?

Selling an Aqualane Shores home costs the negotiated brokerage commission, Florida documentary stamp tax on the deed at $0.70 per $100, a municipal lien search and prorated property taxes. In Collier County the buyer customarily pays the owner’s title policy, and most Aqualane Shores sales carry no association estoppel fee, because there is no mandatory association.

Documentary Stamp Tax on the Deed

Florida charges $0.70 per $100 of consideration, or portion thereof, under Section 201.02, Florida Statutes, and a Florida seller customarily pays it on a residential resale, per the Florida Department of Revenue. At the Aqualane Shores MLS median of $9,075,000 that is 90,750 taxable units, or $63,525. At the $4,300,000 low end of the year it is $30,100, and at the $20,925,000 high it is $146,475. After commission it is the largest fixed cost of selling here.

Title Insurance and the Collier County Custom

In most Florida counties, including Lee County, the seller customarily chooses the closing agent and pays the owner’s title policy. In Collier County the custom flips and the buyer customarily chooses and pays. Nothing in the statutes fixes this, so the contract controls, and Florida promulgates the premium itself under Rule 69O-186.003, so the rate is the same whichever title company is used.

Estoppel Certificates: Usually None, Sometimes Two

Most Aqualane Shores houses sit outside any mandatory association, so there is no master estoppel to order and no association approval to wait for. Little Harbour and the Aqualane Manor condominium are the exceptions. A Little Harbour sale needs an estoppel certificate from its homeowners association under Section 720.30851, and an Aqualane Manor sale needs a condominium estoppel under Section 718.116(8). The 2024 statutory cap for a current account is $299 per certificate, with $119 more for delivery within three business days, per the House staff analysis of HB 979.

Commission After the NAR Settlement

Since August 17, 2024, offers of buyer broker compensation cannot be advertised in the MLS, buyers sign written agreements with their own agents, and every commission is fully negotiable and not set by law, per the National Association of REALTORS. There is no public record of what Aqualane Shores sellers pay. What you negotiate with us is the listing side, and whether to offer anything toward the buyer’s agent is a separate decision we make together, off the MLS.

Carrying Costs While the Home Is Listed

At a median 204 days on market, carrying costs are real money here. The median single-family 2026 preliminary tax bill is $49,353 on the seven Aqualane plats, so 204 days of property tax alone runs about $27,583 at that median, before insurance, utilities, lawn, pool and seawall upkeep. The City of Naples bills stormwater at $49.56 every two months for a single-family home and solid waste at $77.08 per billing cycle, under its 2026 utility rates. A price that sells in season is worth more than a price that waits a year.

The 2019 Gas and Fiber Assessment

The 2019 Aqualane Shores Utility Line Extension was billed in four annual installments starting with the November 2020 tax bill, $747 a year for gas and fiber on a single-family home, or $2,712 paid at once, under City Resolution 2019-14327. Collier County’s 2026 preliminary roll shows no non-ad-valorem assessment on any Aqualane Shores parcel. Your last paid tax bill is the document to read at contract.

What Must an Aqualane Shores Seller Disclose Under Florida Law?

An Aqualane Shores seller must give the buyer Florida’s property tax disclosure summary at or before contract and must disclose known facts that materially affect value and are not readily observable. Because Aqualane Shores has no mandatory homeowners association, the Section 720.401 association summary does not arise on most sales; Aqualane Manor sellers follow the condominium rules instead.

The Property Tax Disclosure Summary

Section 689.261, Florida Statutes requires that a buyer of residential property receive a property tax disclosure summary at or before contract, warning that the buyer should not rely on the seller’s current taxes. In Aqualane Shores, where the median Save Our Homes gap on homesteaded houses is $2.41 million of assessed value, that warning is not boilerplate. It describes the single largest change in carrying cost your buyer will face.

No Association Disclosure Summary on Most Sales

Section 720.401 requires a disclosure summary before contract in a community where association membership is mandatory. Aqualane Shores Association is voluntary, and no recorded declaration binds Aqualane Shores lots to a homeowners association, so most Aqualane sellers have no association summary to deliver. A Little Harbour seller should ask the closing agent whether the enclave’s own association triggers it. This is information, not legal advice.

Aqualane Manor Sellers Fall Under Chapter 718

Aqualane Manor is a 12-unit condominium built in 1966 at 310 and 320 14th Avenue South, inside the City’s Aqualane Shores outline but on its own condominium record. A condominium resale follows Section 718.503, which requires the governing documents and a current question and answer sheet. Confirm your duties with your closing agent or attorney.

Flood, Claims and Known Defects

Under Johnson v. Davis, a Florida seller who knows of facts materially affecting value that are not readily observable must disclose them. For an Aqualane Shores home that means prior water intrusion, flood or wind claims, seawall and dock history, open permits and any City damage determination. Disclosing early costs a negotiation; concealing costs the deal. If you hold an elevation certificate, put it in the disclosure package, because it usually helps the buyer’s insurance quote.

The 1951 Deed Restrictions

The only recorded restriction indexed to Aqualane Shores covers part of Unit 1, in Deed Book 18, Pages 333 to 337; a title search on a specific lot shows what, if anything, still applies to it. Today, what can be built on an Aqualane Shores lot is set by City of Naples zoning, and your title company’s commitment is where a buyer sees the recorded history of your lot.

How Does Flood Zone Affect Selling an Aqualane Shores Home?

Flood zone drives an Aqualane Shores buyer’s insurance quote more than any other fact. On FEMA’s map effective February 8, 2024, 95 percent of Aqualane Shores parcels sit in Zone AE with a base flood elevation of 8 or 9 feet (NAVD88), so what separates one house from the next is the floor elevation shown on its elevation certificate.

On FEMA’s current flood map, effective February 8, 2024, 95 percent of Aqualane Shores parcels sit in Zone AE with a base flood elevation of 8 or 9 feet (NAVD88). Twenty-five parcels, 20 of them in Little Harbour, are in the shaded Zone X, and three behind the southern dune are Zone AO. Only the 17 Gulf-front lots touch the high-velocity Zone VE, on their seaward portions, per FEMA’s National Flood Hazard Layer.

What the 2024 Map Changed

Comparing the 2012 and 2024 maps parcel by parcel, 221 Aqualane parcels saw their base flood elevation rise by a foot or two, mostly on the low interior grid, 155 saw it fall, 168 were unchanged and 13 left the AE and VE zones. An elevation certificate drawn against the City’s 2012 zone layer should be read against the 2024 zone before you list.

The 50 Percent Rule and Your Buyer’s Plans

City Code Sec. 16-144 defines substantial improvement as work costing 50 percent or more “of the current market value of the structure before the improvement or repair is started,” with no cumulative lookback in the codified text, per the City’s flood code. On a lot where most of the value is land, a large renovation of an original house can cross that line quickly, which is why buyers of older Aqualane Shores houses often price the lot and plan a new house.

Elevation Certificates and the City’s Flood Portal

Flood insurance cost depends on each home’s elevation certificate; ask for it at listing, or look the address up on the City’s flood portal. The City of Naples holds its own certificates and surfaces them through its flood information portal. A new house is built to the design flood elevation, the base flood elevation plus one foot, under the City’s flood mitigation guidelines, and a certificate that proves it is the strongest document in an Aqualane Shores listing file.

Insurance Credits a Buyer Will Ask About

The City of Naples is a Class 5 community in FEMA’s Community Rating System, which the City says is worth up to a 25 percent discount on standard flood policies, per its flood insurance page. Under FEMA’s Risk Rating 2.0, each policy is priced from the property’s own elevation, distance to water and replacement cost. Premiums are quoted house by house; no public record gives a typical figure.

A buyer’s first tax bill is computed on the full just value, not the seller’s capped value, which is why two neighbors on one street can pay bills tens of thousands of dollars apart. Every Aqualane Shores parcel is taxed at 9.0076 mills, about $9,008 for every $1 million of taxable value. These are 2026 preliminary roll figures; the November 2026 tax bill is the final record.

No CDD, No Club, No Mandatory HOA

Aqualane Shores has no community development district: none of Collier County’s 33 districts touches the neighborhood, per the county’s district layer. There is no club and no mandatory association fee. Against a gated master-planned community with a district bond, a master assessment and club dues, that absence is something your listing should say out loud.

What Will Aqualane Shores Buyers Ask About the Dock, Seawall and Water?

Aqualane Shores buyers ask about the water side first: the dock and lift the City’s own Aqualane paragraph allows, the seawall’s cap height and last permit survey, the water depth at the seawall, and the route to Gordon Pass. A seller who has those answers documented before listing shortens the buyer’s inspection period and protects the price.

The Aqualane Shores Dock Paragraph

Aqualane Shores has its own paragraph in the City’s dock code. A pier may reach no more than 15 feet or 10 percent of the waterway’s width, whichever is smaller; a boat lift, or a pier and lift together, no more than 25 feet or 25 percent; and piers, lifts and boats must stay 7.5 feet from the side property lines, per City Code Sec. 56-93(c)(1). In 2016 City Council denied a request for an Aqualane dock reaching 32 feet into the waterway, by Resolution 16-13769.

Docks Built Before 2010

Ordinance 10-12741, adopted September 1, 2010, rewrote the dock code into its present form and included a one-time grandfathering window of 120 days to request a determination for an existing dock. That window is no longer in the codified text, and a determination made under it would be in the City’s property file. A dock built before the 2010 rewrite may exceed today’s pier limit, so the permit history belongs in your listing file. The City has been reviewing its dock rules; as of September 2026 no change to the Aqualane paragraph has been adopted.

Seawalls: A 4.8-Foot Ceiling, Not a Floor

Seawalls in Aqualane Shores are private, each owner’s responsibility under City Code Sec. 52-92, which makes a failed seawall “unlawful and a public nuisance” and caps a new or replacement wall at 4.8 feet NAVD. On September 22, 2025, AECOM told City Council that the City’s 44 miles of seawalls are “mostly privately owned and built between 1950-1980” and recommended a 5.6-foot minimum, per its presentation; Council agreed to study it and no minimum has been adopted. Seawall age and cap height are lot-specific; the City’s permit file for the address holds the last survey.

Water Depth at the Seawall

No current depth survey of the Aqualane canals is published; have the water at the seawall sounded at low tide before you list, because your buyer will do it before closing. In 2001 the City’s natural resources manager told Council the canals “are now inconsistent as some were dredged to obtain fill,” per the 2001 minutes. Whether the 2005 dredging project was completed, and to what depth, is not in the public records we reviewed.

The Route to the Gulf

NOAA’s chart data shows no fixed bridge and no overhead cable between the mouths of the Aqualane canals and Gordon Pass. The residential canals themselves are not charted, so clearance inside a given canal should be checked on site. The federal channel through Gordon Pass is authorized at 12 feet at the entrance and 10 feet inside, at mean lower low water, and Army Corps surveys in 2024 found it shoaled to about 7 feet in several inner cuts. In September 2025 the Army Corps awarded a $3.05 million contract to maintenance-dredge Gordon Pass, as reported by Dredging Today; a post-dredge survey had not been published in the records we reviewed as of September 2026.

Permits a Buyer Will Ask to See

The City’s Marine Permit Application sets a dock permit at $0.30 per square foot with a $100 minimum, a seawall or boat lift at $100, plan review at 20 percent and inspections at $35 each, with fees doubled if work starts without a permit. The City’s seawall permit checklist shows what a seawall survey records, including cap elevations. Pull both files for your address before listing.

What Is Different About Selling in Little Harbour or Aqualane Manor?

Little Harbour and Aqualane Manor sit inside the City’s Aqualane Shores outline but sell on their own records. Little Harbour is a gated enclave with its own homeowners association and its own MLS Development; Aqualane Manor is a 12-unit condominium with its own association. Both add an estoppel step and unpublished dues that most Aqualane Shores sales never see.

Little Harbour’s Association and Gate

Little Harbour, a gated enclave off Gordon Drive, was created by City Ordinance 94-7222 in 1994 as a planned development of 34 homesites with a gatehouse, private drives, open space and a community boat dock; Collier County’s 2026 roll shows 32 homes there. Little Harbour’s association does not publish its dues; the declaration recorded for the enclave and the association’s estoppel certificate at resale state them. We order that certificate the week the contract is signed.

Little Harbour’s Flood Profile

Little Harbour is the one real cluster of shaded Zone X in the neighborhood: 20 of its 33 parcels sit in Zone X on FEMA’s 2024 map, and the rest are AE 8. For a Little Harbour seller that is a genuine selling point, because a lender requires flood insurance only inside a Special Flood Hazard Area. Say it in the first lines of the listing, and back it with the elevation certificate.

Aqualane Manor, Unit for Unit

Aqualane Manor is not a separate town or a different Aqualane: it is a 12-unit condominium built in 1966 on the canal at the neighborhood’s north-west corner. Three Aqualane Manor units were active on September 24, 2026, and in the 12 months to September 24, 2025 one Aqualane Manor unit sold at $1,400,000; none closed in the latest 12 months (Southwest Florida MLS). The condominium association does not publish its assessments; the estoppel certificate at resale states them. A buyer will also ask for the budget, the reserves and recent board minutes, so assemble them before listing.

Which Aqualane Shores Rules Affect a Sale?

City of Naples rules, not an association’s, shape who buys an Aqualane Shores home and how they will use it: rentals of 30 days or longer, R1-10 zoning with a 30-foot height limit measured from the flood-driven floor, no design review for single-family houses, and parking limits on boats and trailers on public streets.

Short-Term Rentals: The 30-Day Rule

The City’s short-term rental guidelines say: “Rental terms must be 30 days or longer; except that three times per year, a property may be rented for less than 30 days. A property may not be advertised as available for less than 30-day rentals.” The association sets no rental rules. An investor buyer needs to hear that on the first call.

What a Buyer May Build on Your Lot

Most Aqualane Shores lots are zoned R1-10, with a 30-foot height limit measured from the greatest of the flood-driven lowest floor elevation and other reference points, and a 12:12 side-yard slope above 15 feet, under the City’s R1-10 district code. The City also caps building coverage in Sec. 58-180; the percentage table should be read in the current code before a design is drawn. For a teardown buyer, this envelope is the product.

No Design Review for Houses

“Single family zoning districts are not subject to design review,” per the City’s Design Review Board page. A buyer planning a new house on your lot deals with zoning, flood and building permits, not an architectural committee, which shortens the path from contract to construction and supports the land value.

Boats, Trailers and Parking on the Street

City Code bars trailers, boat trailers, campers, recreational vehicles and trucks over three-quarter ton on public streets “From Bay Road to 20th Avenue South, from a line on the east side of Gordon Drive west to the Gulf of Mexico,” under Chapter 36. For a buyer with a trailered boat, that is a garage question, and for a seller it is a reason to show the garage.

How Long Does It Take to Sell an Aqualane Shores Home?

A well-priced Aqualane Shores home should expect a market time measured in months: the median in the 12 months to September 24, 2026 was 204 days on market, plus a contract period of typically 30 to 45 days. Because 9 of the 26 closings fell in March and April, a listing meant to close in season usually needs to be live by the fall before.

Season and the South Naples Buyer

Naples buyer traffic concentrates in winter and spring, when seasonal buyers are in town, so the best time to be ready is the autumn before. Naples Beach renourishment is scheduled for November 2026; expect temporary closures at some beach ends while the county renourishes Naples Beach, so time the beach photography around it. A summer buyer exists too, fewer but more serious, and competing inventory is thinner then.

A Realistic Sequence

In the four weeks before listing: valuation, the elevation certificate, the seawall and dock permit files, a low-tide sounding, a wind mitigation inspection, photography and a draft disclosure package. At contract: order any estoppel in Little Harbour or Aqualane Manor and start the buyer’s insurance quotes. During the contract period: inspections, appraisal, insurance binding and title work. Then closing, with the deed recorded by the buyer.

Selling While You Are Away

Not every Aqualane Shores owner lives in Naples year round; about six in ten houses carry Florida’s homestead exemption on the 2026 roll. Marc Comisar manages showings, contractors, seawall and dock inspections and walkthroughs on site, and Florida closings routinely use remote signing and mail-away packages, so an owner can sell without flying down. Foreign sellers should bring in a CPA early for the Foreign Investment in Real Property Tax Act withholding rules, per the IRS.

What Should Your Listing Say About Life in Aqualane Shores?

An Aqualane Shores listing should sell the life as well as the house: public Gulf beach ends on the neighborhood’s own grid, Third Street South 0.3 to 0.7 mile on foot, a boat run to Gordon Pass with no fixed bridge on the charted route, City of Naples services, and three A-rated public schools in 2026.

Beach Ends Inside the Grid

The City’s beach-parking rules reserve the 15th, 16th, 17th and 18th Avenue South beach ends for permit holders, and the permit is free to City residents and Collier County property taxpayers. The City’s coastal-access map also shows walk-up beach ends at 19th and 21st Avenue South, per the City’s beach parking page. From three street corners inside the neighborhood, the nearest Gulf beach end is 0.17 to 0.49 mile on foot.

Third Street South and Olde Naples
