The Quarry Community Development District bills every single-family home in one of four classes named for homesite width: 137 SF 55 homes, 165 SF 67, 271 SF 75 and 51 SF 90. On the county roll the median lot runs from 0.20 acres in the 55-foot class to 0.38 in the 90-foot class, and the median house from 1,901 to 3,495 square feet of base area. We start with sales in your class and move outside it only with an adjustment we can defend.
Next is the water. The county roll records a dock on 97 of the 624 single-family homes, and dock and lakefront lots sell at a premium in the record. We note which lake the lot faces, whether a dock is built, whether the association's records confirm a dock right, and the lift.
Inside a class, living area, the pool and cage, the year built and the roof age move the price. The MLS living area of the last year's closings ran from 1,800 to 4,193 square feet, and the roll records a pool on 559 of the 624 homes. A 2006 home on a Phase 1 court and a 2015 home on the north lakefront are not the same product even in the same class.
Last, we look at what a buyer's lender, insurer and appraiser will see: the flood status on the effective and preliminary FEMA maps, any Letter of Map Amendment, the roof and wind-mitigation report, and the district line on the tax bill. Each can move a buyer's offer even when the house is identical.

By lot class, a Quarry single-family home was worth about $901,000 on a 55-foot homesite, $1,450,000 on a 67-foot homesite and $1,700,000 on a 75-foot homesite at the twelve-month MLS medians, with a single 90-foot estate sale at $3,100,000; the class sets the band and the house and water set the place inside it.

A 55-foot home is priced inside a tight band: every one of the eight MLS sales closed between $820,000 and $1,155,000, and the class sold at a median of 97.93% of asking. The two sales above $1.1 million were a 2,560-square-foot home on Crystal Court and a 2015 home on Siesta Bay Drive. Size, pool and year built set the place inside the band.
The 67-foot class is the widest relative to its size: from $840,000 for a 1,901-square-foot home on Fieldstone Lane to $1,800,000 for a 2,687-square-foot home on Marble Stone Drive that sold above its final list price after two days. The Spinner Cove Lane dock home sold for $1,675,000, above most 75-foot homes without water.
The 75-foot class holds 17 of the 33 sales and the clearest comparables. The three sales above $2.5 million were lakefront homes on Breakwater Drive, Slate Court and Quarry Drive, two with a dock; the sales under $1 million were two smaller homes of about 2,100 square feet on Copper Rock Court.
With one sale a year among 51 homes, a 90-foot estate is valued individually. The county's recent 90-foot sales ran $3,000,000 (median of three in 2022), $3,250,000 and $4,000,000 in 2023, $2,550,000 and $2,700,000 in 2024, and $3,100,000 in 2025 and 2026, and the one MLS sale of the last year was a lakefront Marble Stone Drive estate with a dock.
Price per square foot tells you where a Quarry single-family home sits inside its class, not what it is worth on its own: the twelve-month MLS median was $539.64 per living square foot, from $462.15 in the 55-foot class to $599.16 in the 67-foot class, and dock homes reached a median of $674.54.

The 67-foot class's median of $599.16 per square foot ran above the 75-foot class's $557.71 because two 67-foot homes of about 2,550 to 2,690 square feet sold for $1,750,000 and $1,800,000. Per-foot figures reward a smaller house with a strong location; they are a check on a comparable, not a pricing formula.
The MLS records listed living area; the county roll records "base area", a smaller measure of the house. The county's twelve-month median was $542.30 per county base square foot. Never apply a county per-foot figure to an MLS square footage, or the reverse.
The highest per-foot sales of the last year were lakefront 75-foot homes on Breakwater Drive at $891.41, Slate Court at $869.42 and Quarry Drive at $826.04. Water, not size, drives the top of the range.
A dock adds more to a Quarry single-family home's value than any other single feature in the record: the six MLS closings with a dock on the county roll sold at a median of $2,125,000 and $674.54 per square foot, against $1,385,000 and $526.11 for the 27 without, and inside the 75-foot class the gap was about $490,000 at the median.

These are observed medians on a small sample, not a controlled estimate of a dock's value; dock lots are also more often lakefront and larger. The county deed record points the same way: five qualified sales on dock lots in its twelve months, at a median of $2,550,000, against $1,270,000 for the 24 without.
The roll records what has been built, not the legal right to build. Under Article XVII of the recorded declaration a dock is an appurtenance to a specific lot, a lot may have only one, and a dock cannot be moved to another lot without the association's written consent. If your lot carries an unbuilt dock right, the association's records prove it, and we value it as a feature a buyer can add.
A community slip or a boatyard space is personal to the owner and does not convey with the house under section 14.30 of the declaration, so it adds nothing to a valuation. Only a private dock right travels with the lot.
Quarry single-family values have moved in three chapters: Centex opened near a $700,000 median in 2006, the downturn cut it to about $425,000 by 2010, and between 2021 and 2022 the county median jumped from $817,500 to $1,508,000; since 2022 it has held a band of roughly $1.28 million to $1.51 million.

The mix of lot classes changes year to year, so a single year's median moves with what sold, not only with prices.
The 55-foot class roughly doubled from a $445,000 county median in 2019 to $1,040,000 in 2024 and has eased since, to $872,000 in 2025 and $951,500 in 2026. The 75-foot class has held near $1.6 million to $1.75 million for four years, at $1,862,500 in 2022, $1,725,000 in 2023, $1,749,000 in 2024, $1,600,000 in 2025 and $1,737,500 in 2026.
Values have been flat to firm since 2022 rather than rising every year. A valuation built on a 2022 purchase price plus an assumed annual gain will usually be too high; one built on the last twelve months of class sales will not.
Quarry single-family homes took a median of 56 days on market and sold at a median of 94.48% of their final list price over the twelve months to September 26, 2026; 14 of 33 sold in 30 days or fewer and 2 of 33 sold at or above list, while six took more than 180 days.

The 55-foot class sold at a median of 97.93% of asking after 70 days, the 67-foot class at 94.34% after 37 days and the 75-foot class at 93.80% after 56 days; the one 90-foot sale closed at 87.94% after 162 days. Dock homes sold at a median of 24 days.
The median gap between final list and sold price was about $75,000. The biggest percentage gaps were a 67-foot home on Marble Stone Drive at 86.05% after 258 days and a 75-foot home on Copper Rock Court at 87.24%. A list price near the class evidence keeps the gap small.
An owner who lists at the valuation's number and prices to the class comparables should expect a sale near the class's sale-to-list ratio. An owner who lists above it should expect more days on market and a larger gap, which is the pattern of the slowest sales in the record.

The Quarry's 55-foot homes, at a $901,000 median, compete directly with Heritage Bay's Executive homes near $988,750. A 55-foot valuation checks Heritage Bay's recent sales, because a buyer with $950,000 tours both.
Above about $1.5 million Heritage Bay stops competing, and a Quarry 75 or 90-foot home is compared with other North Naples lake and estate homes. On the county method The Quarry's single-family median of $1,395,000 is the highest in its group of North Naples golf neighborhoods outside Mediterra.
Online estimates miss on Quarry single-family homes because they cannot see the variables that set the price here: the lot class, whether the lot carries a dock right, which lake the lanai faces, which of three single-family Neighborhoods the lot sits in, and the district's debt tier on that exact lot.
An automated model sees a Naples address, a square footage, a bedroom count and nearby sales. In a gate where a 67-foot and a 75-foot home a street apart can be $250,000 apart at the median, and a dock can add more than that again, nearby sales are not comparables until they are sorted by class and water.
The model does not know that 97 homes carry a dock on the roll and 527 do not, that the Custom Homes Neighborhood maintains its own landscaping, that FEMA's preliminary map moves most single-family lots out of the high-risk zone, or that the district's fiscal 2027 line on a 75-foot lot runs from $2,134.85 to $4,483.72. A buyer's appraiser will know most of those; the valuation should too.
The Collier County 2026 preliminary roll puts the median just value at $700,068 for a 55-foot home, $996,582 for a 67, $1,245,047 for a 75 and $2,151,926 for a 90. Just value runs well below recent sale prices in every class, and it is a tax figure, not a market value.
A buyer prices the carrying cost and one-time costs of a Quarry single-family home into every offer: the association's common assessment and any Neighborhood Assessment, which are not published, the district's fiscal 2027 charge by class and tier, property tax reset from the purchase price, insurance, and a $6,500 resale fee paid at closing.

The association's annual assessment is not posted publicly, and listing sheets quote agent-entered figures that conflict, so a buyer gets the real number from the budget or your estoppel. Getting the estoppel early and putting it in the listing file removes a question that otherwise shows up as a lower offer.
A buyer's property tax resets from the purchase price, because Florida's homestead assessment cap does not carry to a new owner (Fla. Stat. 193.155). A buyer who sees your homesteaded tax bill will underwrite a higher one, and a valuation that ignores that overstates what a buyer will pay.
Your buyer pays the association a $6,500 resale fee at closing under section 12.12 of the declaration, and must receive the Section 720.401 homeowners association disclosure summary from you before signing. Section 20.12 of the declaration puts the statutory disclosure in every contract immediately before the purchaser's signature (Instrument 6513466, OR 6334 PG 347; section 20.12 at stamped page OR 6334 PG 405). Neither changes the house's value, but both change the buyer's cash and timing. The Quarry's condominiums follow Chapter 718 instead; this is information, not legal advice, so confirm with your closing agent or attorney.
The flood map affects a Quarry single-family valuation through the buyer's insurance and lender: 159 of the 624 homes' address points are in a high-risk zone on FEMA's effective 2012 map, and 36 on the preliminary 2025 map, so most single-family lots are moving toward Zone X and a lower-cost flood picture.

A home in Zone AE or AH on the effective map with no Letter of Map Amendment needs flood insurance for a federally backed loan, and a buyer prices that premium into the offer. Federal flood policies in the census block group covering the Siesta Bay Drive end of The Quarry had a median premium of $681 for Zone X-rated policies and $1,209 for Zone AH-rated policies in the year to May 2026, on small samples.
On the preliminary map the high-risk single-family lots cluster on Flint Court (14 of 19), Limestone Lane (7 of 26), Fieldstone Lane (5 of 37), parts of Quarry Drive (8) and Gypsum Way (2). On the effective map, Hideaway Harbor Court, Copper Rock Court and Spinner Cove Lane carry the most Zone AH lots, and several have letters on file.
Before you list, four things move a Quarry single-family valuation: the roof and wind-mitigation report, the condition of the pool, cage and dock, a clean association file with the estoppel in hand, and a flood file with any Letter of Map Amendment attached. None of them changes the lot class, but each changes what a buyer will pay.
Every single-family home here was built after Florida's 2002 statewide code, and a current wind-mitigation report on the state's form usually earns insurance credits. Florida law bars an insurer from refusing a homeowners policy solely because a roof is under 15 years old. An inspection and a wind-mitigation report tell you whether a new roof, a credit or a price adjustment nets you more.
A buyer's inspector will look hard at the pool, the screen enclosure and, on a lake lot, the dock, lift, electrical grounding and shoreline. Repairs to the cage or dock need Modifications Committee approval, which has 45 days to act, so start early.
Quarry buyers are buying the lanai, the pool and the water. Light staging focused on the outdoor room, and lake-level and drone photography, change what a buyer is willing to pay for the same house.
Most Quarry single-family closings of the last year fell between December and May, with seven in March. A home priced and presented for the season's first buyers competes with the smallest active list of the year.
Renting a Quarry single-family home instead of selling works only as a seasonal or annual lease: the declaration bars leases shorter than 30 days, allows no more than three rentals a year and requires a tenant application at least 20 days before move-in. Leases must be for the whole home, at least 30 consecutive days, no more than three a year, with the lease and tenant application to the association at least 20 days before occupancy (declaration section 14.23.2). A tenant under a lease of at least a year may run a registered, insured boat without the owner present.
A fair comparison sets the net rent after the association, district, tax, insurance and management costs against the sale proceeds and what they would earn. A home sold with a tenant in place narrows the buyer pool, and a buyer who wants to lease it again is bound by the first-year rule. A lease that ends before a planned sale keeps the owner-occupant market open.
