Selling a Quarry single-family home differs from a typical Naples resale in five ways: the price is set by one of four lot classes and by whether the lot carries a private dock, the buyer owes a $6,500 resale fee, the association's assessment is not published, the district line on the tax bill varies lot by lot, and no yard sign goes up without the association's written consent.
The Quarry Community Development District bills every single-family home in one of four classes named for homesite width: 137 SF 55 homes, 165 SF 67, 271 SF 75 and 51 SF 90. In the Southwest Florida MLS over the twelve months to September 26, 2026, the 55-foot homes sold at a median of $901,000, the 67-foot homes at $1,450,000, the 75-foot homes at $1,700,000, and the one 90-foot estate that sold brought $3,100,000. A price built from the blended single-family median of $1,400,000 is wrong for most houses in the gate.
The Collier County roll records a dock on 97 of the 624 single-family homes, and none on the 276 Quarry condominiums. Under Article XVII of the recorded declaration, a boat dock is an appurtenance to its lot, a lot may have only one, and conveying the lot conveys the dock. Six of the 33 MLS closings had a dock on the roll, and they sold at a median of $2,125,000 after 24 days on market, against $1,385,000 and 70 days for the other 27.
A Quarry single-family owner owns the lot and the house outright and belongs to one association, the Quarry Community Association, Inc., a homeowners association under Chapter 720 of the Florida Statutes. There is no condominium association, no master insurance share and no building reserve. The sale therefore follows the homeowners association disclosure rules in Section 720.401, not the condominium rules that apply to the 276 Quarry condominiums.
Section 12.12 of the Fifth Amended and Restated Declaration charges the purchaser a resale fee on every transfer: $6,500 for 2026 through 2030, $7,500 after that, $1,500 for a buyer moving from another Quarry lot, and nothing for family, estate-planning or inheritance transfers. It is not your cost, but it is part of your buyer's cash to close, and a well-priced listing accounts for it.
Section 14.29.1 of the declaration bars any sign on a lot, including a "For Sale" sign, without the written consent of the association or its Modifications Committee, and the April 3, 2023 lakes regulations separately ban "For Sale" signs on docks and boats. A Quarry single-family home sells through photography, video, drone, the MLS, agent outreach and scheduled showings through the gate, which is how we market it from the first day.
For a Quarry single-family home priced to the sales in its own lot class, yes. The Southwest Florida MLS counts 33 single-family closings in the twelve months to September 26, 2026 at a median of $1,400,000, and only seven single-family homes were listed that day, about 2.5 months of supply, a balanced-to-tight market for a seller.

On September 26, 2026 the seven single-family listings asked from $737,000 to $3,499,750, with a median asking price of $915,000 and a median of 138 days on market. Four were 67-foot homes on Fieldstone Lane, Graphite Circle and Flint Court, one a 55-foot home on Limestone Lane, one a 75-foot home on Ores Circle and one a 90-foot estate on Breakwater Drive. Five of the seven were 2,000 square feet or smaller, while the closings of the last year had a median of 2,687. A seller with a larger 75-foot home, a lakefront home or any home with a dock is competing with almost nothing on the shelf.
At 2.5 months of supply, The Quarry's single-family market is tighter than the six-month level usually read as balanced. Next door, Heritage Bay's single-family homes had no active listings on September 24, 2026 against 14 MLS closings in twelve months, and they took a median of 97 days on market against The Quarry's 56. Buyers who want a boating single-family home in this corner of North Naples have seven Quarry choices, most of them small.
Most Quarry single-family closings of the last year fell between December and May, with seven in March alone and six in December. That pattern is the North Naples season: buyers tour from January through April and close in spring. Listing in the fall catches the season's first buyers, but a well-priced dock home on Spinner Cove Lane closed in July and a 67-foot home on Fieldstone Lane closed in September, so a prepared home sells in any month.

The 55-foot class sold closest to asking, at a median of 97.93%, because its buyers compare a narrow band of similar houses near $900,000. The 75-foot class, the largest, carried the widest spread, from a 2,120-square-foot home on Copper Rock Court at $950,000 to a 3,085-square-foot home on Breakwater Drive at $2,750,000, and gave up the most to the final price. A 75-foot seller needs the right comparables more than anyone else in the gate.
The only 90-foot sale of the last year was a 4,193-square-foot lakefront estate on Marble Stone Drive with a dock on the county roll. It was listed at $3,525,000 at the end, sold for $3,100,000 in May 2026 at 87.94% of that final price and took 162 days. With 51 homes in the class and one sale a year, a 90-foot owner is priced by individual comparison: the lake, the frontage, the dock and the house, set against the 2022 to 2024 county sales of $2,550,000 to $4,000,000.
The Collier County deed record recorded 29 qualified single-family sales from August 29, 2025 to August 28, 2026: 9 in the 55-foot class at a $915,000 median, 3 in the 67 at $1,450,000, 16 in the 75 at $1,680,000 and one in the 90 at $3,100,000. The county and the MLS differ because the county window runs a month earlier, includes two sales that were never marketed through the MLS, and had not yet coded July and August 2026 deeds as qualified when the roll was cut.
A private dock is the most valuable feature a Quarry single-family lot can carry: in the twelve months to September 26, 2026, the six MLS closings with a dock on the county roll sold at a median of $2,125,000 after 24 days, against $1,385,000 after 70 days for the 27 without one, and the dock right conveys with the lot.

The roll records docks on 20 of the 25 homes on Hideaway Harbor Court, all 12 on Spinner Cove Lane, 14 of the 29 lakefront estates on Marble Stone Drive, 11 on Quarry Drive, 8 on Gypsum Way, 7 on Flint Court, 6 on Copper Canyon Court, 5 each on Granite Court and Slate Court, 4 each on Copper Rock Court and Graphite Circle and 1 on the Block E stretch of Marble Stone Drive. By class, that is none of the 137 55-foot homes, 22 of 165 67-foot homes, 56 of 271 75-foot homes and 19 of 51 90-foot homes.
The roll records what has been built and assessed, not the legal right to build. A lot can hold a dock right with no dock on the roll, and Breakwater Drive, on the south shore of Stone Lake, shows no dock lines at all. Before we list a dock home we confirm the right in the association's records, pull the dock and lift permits, and put the lakes rules on paper: one powerboat up to 26 feet and two personal watercraft at a private dock, up to four paddle craft stored, and only the owner's registered boat kept there.
A community dock slip or a boatyard space is not part of the sale. Boatyard storage rights "are personal to the Owner and are not appurtenant to Lots" under section 14.30 of the declaration, and community slips are leased each year through the association's program. A buyer who wants a slip applies for their own, which is one more reason a private dock right is priced as a premium.
A dock home is worth the most to a buyer who already owns a boat that fits the rules. A buyer shopping The Quarry's single-family homes almost always tours Heritage Bay's too, because both sit inside the same Heritage Bay zoning district on Immokalee Road. Quarry single-family homes sold at a $1,400,000 MLS median with boating and optional golf; Heritage Bay's sold at $988,750 with golf bundled into every deed.

A Quarry buyer usually wants one of three things Heritage Bay cannot give: a boat behind the house, golf as an option rather than an obligation, or a larger house on a 75 or 90-foot lot. Heritage Bay wins the buyer who plays golf often and wants a detached pool home under $1 million. Knowing which buyer is walking through your door decides what the marketing leads with.
The Quarry's 55-foot homes, at a $901,000 median, compete directly with Heritage Bay's Executive homes near $988,750. A 55-foot seller should price with Heritage Bay's listings and recent sales in view, and lead with what the Quarry buyer does not pay: no mandatory golf dues, where Heritage Bay's 2026 club assessment is $10,216 plus a $1,000 food minimum.
Above about $1.5 million Heritage Bay's single-family homes stop competing, and a Quarry 75 or 90-foot seller is compared with other North Naples boating and estate homes. On the county method The Quarry's single-family median is the highest in its group of North Naples golf neighborhoods outside Mediterra, and a lakefront or dock home belongs in that conversation.
We price a Quarry single-family home from the sales in its own lot class and on its own kind of water, adjusted for size, lake, dock, pool, roof age and flood status, and we check the district line and the association file before we set a number. The blended median is where a conversation starts, never where a price ends.
We pull the lot's class and exact line on the district's assessment roll; whether the county roll records a dock and whether the association's records confirm a dock right; the lake frontage, if any, and which lake; the address on both FEMA maps and any Letter of Map Amendment; which of the declaration's three single-family Neighborhoods the lot sits in, because that decides who maintains the landscaping; and the roof and pool-cage permit dates.
An automated online estimate sees a Quarry home as a Naples house with a square footage and a ZIP code. It does not know the lot class, whether the lot carries a dock right, which lake the lanai faces, whether the house sits in the Custom Homes Neighborhood, or what the district charges on that exact lot. In a gate where two homes a street apart can be $250,000 apart at the median, those are the variables that set the price.
On the county roll the median house runs from 1,901 square feet of base area in the 55-foot class to 3,495 in the 90-foot class, and homes were built from 2005 on Hideaway Harbor Court to 2017 on the estate lots. Inside a class, size and year built move the price, and the roof age that comes with year built moves the buyer's insurance quote.
A price is also a position against what is listed today. On September 26, 2026 the seven listings ran from $737,000 to $3,499,750, and five were 2,000 square feet or smaller. We price your home against those listings, against the last twelve months of closings in your class and, for a 55-foot home, against Heritage Bay's Executive homes next door.
The fastest high-end single-family sale of the last year shows how the pieces add up. A 3,025-square-foot 75-foot home on Slate Court with a dock on the county roll was listed at $2,785,000, went under contract after 11 days on market and closed for $2,630,000 in December 2025, at 94.43% of its final list price. The dock, the class and the size put it in the top quarter of the market, and the price near the class's dock comparables put it under contract in less than two weeks.
We market a Quarry single-family home to the buyer who wants what only this gate has: a detached pool home on boating water with golf left optional. That means lake-level and drone photography, cinematic video, a floor plan, the dock, fee and flood facts on paper, our qualified-buyer database and full MLS exposure.

On the 2026 preliminary roll, 391 of the 624 single-family homes, 62.7%, carry a Florida homestead exemption, and the share rises with lot width, from 52.6% in the 55-foot class to 68.6% in the 90-foot class. Quarry single-family buyers are mostly year-round owner-occupants, families among them, because The Quarry has no age restriction. The golf club describes its own membership as mostly couples near or just past retirement. We market to both.
Quarry buyers are buying the lanai, the pool and the water. We shoot from the lake and from the air so a buyer sees the frontage, the dock and the view before they see the kitchen, and we film the route from the dock to open water on Stone, Heritage or Boulder Lake.
Because the declaration bars signs without the association's written consent, a Quarry listing is sold through the MLS, our buyer database, agent outreach, targeted digital marketing and scheduled private showings through the gate. We coordinate visitor access with the management office and run private showings for qualified buyers.
For owners who want privacy, we can market to our qualified-buyer database before, or instead of, full MLS exposure, and we tell you plainly what that trade costs in exposure. Off-market works best for estate lots and dock homes, where the buyer pool is small and known.
The association's common assessment and any Neighborhood Assessment are not published, so we get the estoppel figures and the current budget early and put them in the listing file with the district's fiscal 2027 line for your lot. A buyer who can read the whole carrying cost in the first week writes a cleaner offer.
We negotiate a Quarry single-family contract partner to partner, never through an assistant, with the comparables for your class and water in hand, the association and district file already built, and the resale fee, estoppel and disclosure summary timed into the contract so nothing surprises the buyer after signing.

Section 720.401 requires the homeowners association disclosure summary before the buyer signs, and section 20.12 of the declaration requires the statutory disclosure statements in every contract immediately before the purchaser's signature. We attach the summary to the listing file so it goes out with the first offer, which closes off the buyer's statutory cancellation right before it opens.
A buyer's inspector focuses on the roof, the wind-mitigation features, the pool and cage, the HVAC, any sign of water intrusion and, on a lake lot, the dock, lift, electrical grounding and shoreline. A pre-listing inspection and a current wind-mitigation report let you fix or price those items first, and Florida law bars an insurer from refusing a homeowners policy solely because a roof is under 15 years old.
Section 20.11 of the declaration requires the seller to give the association's board at least seven days' prior written notice of the purchaser's name and address and the closing date, and keeps the seller jointly liable for the lot's assessments until that notice is received and the capital contributions are paid. We send it the week the contract is signed.
A Quarry single-family seller must give the buyer the Section 720.401 homeowners association disclosure summary before the contract is signed, the Section 689.261 property tax disclosure summary, the flood disclosure Florida now requires, and any known material defect that is not readily observable. This is general information, not legal advice; confirm your obligations with your closing agent or attorney.
Section 720.401(1)(a) of the Florida Statutes says a prospective parcel owner in a mandatory homeowners association community "must be presented a disclosure summary before executing the contract for sale." The timing is pre-contract, never at closing. On a resale the summary is supplied "by the parcel owner if the sale is by an owner that is not the developer", which in The Quarry means you, the seller (Fla. Stat. 720.401).
Section 720.401(1)(b) requires every contract to carry, in conspicuous type, a clause stating that if the summary was not provided before the contract was signed, the buyer may void it by written notice within 3 days after receiving the summary or before closing, whichever occurs first. Section 720.401(1)(c) makes that right non-waivable and ends it at closing. A summary delivered with the first offer keeps the right from ever opening.
The Quarry's recorded declaration restates the duty and adds two of its own. Section 20.12 requires each contract for the sale of a lot to include, immediately before the purchaser's signature space, the disclosure statements Section 720.401 requires; section 20.11 requires the seller to give the board seven days' written notice of the transfer; and section 12.12 makes the purchaser owe the resale fee (Fifth Amended and Restated Declaration, Instrument 6513466, OR 6334 PG 347, recorded February 28, 2024; sections 20.11 and 20.12 at stamped page OR 6334 PG 405, section 12.12 at stamped page OR 6334 PG 380). The split is documented: the seller owes the disclosure and the notice, the buyer owes the resale fee at closing.
Section 720.401(2) says the section does not apply to associations regulated under Chapter 718, 719, 721 or 723. The Quarry has both regimes under one gate: the 624 single-family homes follow Chapter 720, while the 276 condominiums in Ironstone, Silverstone, Nautica Landing and Quartz Cove follow the condominium resale rules in Chapter 718. Florida requires a residential seller to disclose, before the contract, any flood insurance claim, any federal flood disaster assistance and any known flood damage (Fla. Stat. 689.302). The buyer must also receive the property tax disclosure summary warning that taxes reset after a sale (Section 689.261), and under Johnson v. Davis a seller must disclose known facts that materially affect value and are not readily observable. An "as is" contract does not remove that duty.
Selling a Quarry single-family home at the $1,400,000 twelve-month median costs roughly 3.6% to 6.1% of the price in our estimate, depending mostly on the negotiated commission and whether you offer buyer-agent compensation. The fixed items are Florida's documentary stamp tax at $0.70 per $100, the estoppel fee and the tax proration.
Florida's documentary stamp tax on a deed is $0.70 per $100 of the price, rounded up to the next $100, and a Florida seller customarily pays it (Fla. Stat. 201.02). At $1,400,000 it is $9,800; at $1,700,000, the 75-foot median, it is $11,900.
In Collier County the buyer customarily selects the closing agent and pays for the owner's title policy, the reverse of Lee County's custom. Florida sets the premium by rule, so it is the same at every title company. The contract, not custom, controls, so we read the title line with you before you sign.
A Quarry single-family sale needs one estoppel certificate, from the Quarry Community Association, because there is no condominium association. The declaration requires the association to issue it within ten business days of a written request, and Section 720.30851 caps its fee, which the 2024 legislation set at $299 for a current account, with an extra charge for rush delivery (Fla. Stat. 720.30851).
Your buyer pays the $6,500 resale fee under section 12.12, the recording fee on the deed, any lender's title policy and mortgage taxes. There is no condominium approval fee and no golf initiation unless the buyer chooses to join the Quarry Golf Club.
Commission is negotiable and set in the listing agreement. Since August 17, 2024, offers of compensation to a buyer's agent can no longer be advertised in the MLS, and buyers sign written agreements with their own agents before touring (NAR settlement FAQs). For a Quarry single-family seller, the association and district bills matter because your buyer underwrites them before writing an offer: the association's common assessment and any Neighborhood Assessment are not published, and the Quarry Community Development District's fiscal 2027 charge on the tax bill runs from $1,491.73 to $5,178.59 depending on lot class and debt tier.

Every lot carries one Assessment Unit, and the common assessment is the association's annual budget divided by the number of units, usually billed quarterly in advance (declaration sections 12.1 and 12.3). The amount is not posted publicly. Listing sheets sometimes quote a quarterly figure, but those are agent entries and they conflict, so we get the real figure from the budget and the estoppel for your listing file.
The declaration lets the board budget Neighborhood Expenses, such as lawn care, separately for each of the three single-family Neighborhoods: Breakwater (14 homes), Custom Homes (43 homes on Marble Stone Drive and Granite Court) and the Quarry Neighborhood (the other 567). The association maintains lawns and original landscaping on every lot except the condominiums and the Custom Homes, so the single-family bill can differ by Neighborhood.

Source: Quarry CDD FY2027 budget. The operations charge fell 34% to 38% for fiscal 2027; the debt part did not change. A lot in a higher tier carries more of the district's Series 2020 bonds, which mature in tranches in 2029, 2033 and 2036.
The district's budget records assessment prepayments, so owners do prepay debt shares; ask the district manager for a payoff figure for your folio. The board noted in August 2026 that paying off the 2029 and 2033 tranches early "is likely 2027", which could shrink some lots' bills. Whether prepaying nets you more than it costs is a pricing question we run with you before you list.
The flood map is moving in a Quarry single-family seller's favor: on FEMA's effective 2012 map 159 of the 624 homes' address points fall in a high-risk zone, and on FEMA's preliminary 2025 map that drops to 36. Until the new map takes effect, lenders use the 2012 map plus any Letter of Map Amendment.

On the effective map, all 25 homes on Hideaway Harbor Court, 20 of 23 on Copper Rock Court and 10 of 12 on Spinner Cove Lane sit in shallow-ponding Zone AH, and most of them move to Zone X on the preliminary map. On the preliminary map the high-risk single-family lots cluster on Flint Court (14 of 19), Limestone Lane (7 of 26), Fieldstone Lane (5 of 37), parts of Quarry Drive (8) and Gypsum Way (2).
FEMA has already removed many single-family lots or houses from the high-risk zone by letter, including on Spinner Cove Lane, Hideaway Harbor Court, Quartz Lane, Graphite Circle, Block E of Marble Stone Drive and the Quarry Drive and Gypsum Way phases. A letter covers only the structure or lot it names. We search FEMA's records for your lot before listing and attach any letter to the listing file.
Every Quarry point tested falls in Collier County Hurricane Evacuation Zone E, the fifth of six zones, about ten miles inland. The National Hurricane Center's surge maps for neighboring Heritage Bay show no surge for Category 1 to 3 near-worst-case storms, and Hurricane Ian in 2022 produced no flood-insurance claims in the map grid cell containing Heritage Bay and The Quarry.
The Quarry rules that affect a single-family sale are the sign ban, the leasing limits that bind an investor buyer, the boat and dock rules, the Modifications Committee's control of exterior changes, and the pet limits. None of them requires association approval of your buyer; the declaration makes the buyer a member automatically.
We found no purchase-approval provision in the recorded declaration: it requires the resale fee and makes the buyer a member automatically. The declaration does require the seller's seven-day notice of transfer under section 20.11, and leases, by contrast, need an application.
The declaration bars any lease in the first year after an owner's deed is recorded, bars leases shorter than 30 days and allows no more than three rentals a year (section 14.23.2). An investor who needs rental income from day one is out of the pool, so we price for the owner-occupant market, which is most Quarry single-family buyers.
A home can be sold with a tenant in place, but the lease governs the buyer's timing, and a buyer who wants to lease the home again is bound by the first-year rule. A lease that ends before closing usually widens the buyer pool.
Boats may never be stored in a driveway or on the street; they belong at a dock, in a garage or in the association's boatyard. Powered boats on the lakes are limited to 26 feet, 40 mph and a 150-foot no-wake zone along every shore. A buyer with a larger boat needs to know that before writing an offer, and we say so in the listing.
Any exterior change, including paint outside the approved palette, a fence, shutters, a new cage or a dock, needs Modifications Committee approval, which has 45 days to act on a complete submission. Plan pre-listing exterior work early or price it instead.
A Quarry single-family home took a median of 56 days on market over the twelve months to September 26, 2026, and 14 of the 33 closings sold in 30 days or fewer. Dock homes moved faster, at a median of 24 days, while homes listed well above their class comparables sat longest: one 75-foot home took 349 days.

The median days on market was 70 for the 55-foot class, 37 for the 67-foot class and 56 for the 75-foot class; the one 90-foot sale took 162. Six of the 33 closings took more than 180 days on market, from 181 days on a 55-foot home on Quarry Drive to 349 days on a 75-foot home on Quarry Drive, and the slowest 67-foot sale, 258 days on Marble Stone Drive, closed at 86.05% of its final list price.
Plan about two weeks to build the listing file, photograph and film, then the days on market, then about 30 to 45 days from contract to closing for a financed buyer. The seven-day transfer notice, the estoppel and the disclosure summary run inside that window when they are started at listing.

A general agent may price a Quarry home off the blended median, miss that the lot is a 67 rather than a 75, list a dock home without documenting the dock right, put up a yard sign, skip the seven-day transfer notice, or deliver the disclosure summary after the contract is signed and hand the buyer a cancellation right. None of those errors is exotic, and each costs a seller time or money.
The 276 Quarry condominiums sell under Chapter 718, with two associations and two estoppels, at medians from about $495,000 at Ironstone to the upper $700,000s at Quartz Cove on small samples. Balanced to tight. Seven single-family homes were listed on September 26, 2026, about 2.5 months of supply, and five of the seven were 2,000 square feet or smaller, so a larger home or a dock home faces very little direct competition.
The median single-family sale closed at 94.48% of its final list price, and 2 of 33 sold at or above list. The 55-foot class sold closest, at 97.93%; the 75-foot class at 93.80%.
Yes. The 75-foot homes sold for about $250,000 more than the 67-foot homes at the median, and the 55-foot homes about $550,000 less than the 67s. Class is the first cut in every Quarry price.
In the record we have, yes. The 75-foot homes with a dock on the county roll sold at a median of $2,125,000 against $1,635,000 without one in the last twelve months. That is an observed gap on a small sample, not a formula.
Yes. Article XVII of the declaration makes a boat dock an appurtenance to the lot, and conveying the lot conveys the dock. A dock cannot be sold separately or moved to another lot without the association's consent.
It does not transfer. Boatyard permits are personal to the owner and not appurtenant to the lot, and community slips are leased annually through the association's program. Your buyer applies for their own.
The buyer: $6,500 in 2026 through 2030, $1,500 for a buyer moving from another Quarry lot, and nothing for family, estate-planning or inheritance transfers, under section 12.12 of the declaration.
Yes. On a resale in The Quarry's single-family neighborhoods the seller supplies the homeowners association disclosure summary, and it must be presented before the buyer signs the contract. If it is not, the buyer can cancel within 3 days after receiving it or before closing, whichever comes first.
Section 20.12 requires each contract for the sale of a lot to include the Section 720.401 disclosure statements immediately before the purchaser's signature space. It is recorded at OR 6334 PG 405 in the Fifth Amended and Restated Declaration.

For most single-family lots, yes. The preliminary 2025 map puts 36 single-family homes in a high-risk zone, down from 159 on the effective 2012 map. Until it takes effect, a letter of map amendment is what removes a lender's flood requirement.
Only with the association's or the Modifications Committee's written consent, and the association can set its size and location. The lakes regulations ban "For Sale" signs on docks and boats.

Not automatically. Florida law bars an insurer from refusing a homeowners policy solely because a roof is under 15 years old, and an older roof with an inspection showing at least five years of life gets the same protection. We get a roof inspection and a wind-mitigation report first.
