Buying a Quarry single-family home means choosing one of 624 fee-simple detached houses in four lot classes inside The Quarry's gated boating community in North Naples, deciding whether you need a private dock, and reading an association and district fee stack that is only partly published. About 33 sell a year, and seven were for sale on September 26, 2026.

The Quarry's single-family homes were built by Centex Homes, later Pulte, from 2005 to 2017 on 13 recorded Quarry plats. The county roll records a pool on 559 of the 624 homes and a dock on 97. The three recreational lakes, Stone, Heritage and Boulder, carry registered powerboats up to 26 feet at up to 40 mph, with a slalom course on Boulder Lake. Golf is not included; the Quarry Golf Club is a separate, optional purchase.
Every single-family home sits in one of four Quarry Community Development District classes named for homesite width: 137 SF 55 homes, 165 SF 67, 271 SF 75 and 51 SF 90. Every one belongs to the Quarry Community Association, Inc., a Chapter 720 homeowners association; there is no condominium association on a single-family lot.
No golf membership, no Gulf access (the lakes are closed, so saltwater boating means trailering), no vacant lots to build on, and no community slip or boatyard space that comes with the house. A buyer who needs a boat behind the house must buy a lot that carries a dock right.

The Quarry single-family market is balanced to tight for a buyer: 33 homes closed through the Southwest Florida MLS in the twelve months to September 26, 2026 at a median of $1,400,000 and 94.48% of the final asking price, and only seven were listed that day, about 2.5 months of supply, most of them 2,000 square feet or smaller.

The median single-family sale closed at 94.48% of its final asking price, a median gap of about $75,000, and only 2 of 33 sold at or above list. The room was widest in the 75-foot class, at a median of 93.80%, and narrowest in the 55-foot class, at 97.93%. A well-priced dock home, by contrast, can go under contract in days: the six dock sales took a median of 24 days on market.

The Collier County deed record gives a second, independent count: 29 qualified single-family sales from August 29, 2025 to August 28, 2026, at a median of $1,395,000. It includes two sales that were never marketed through the MLS.
The Quarry lot class that fits you depends on budget, house size and water: SF 55 means about 1,900 county square feet near $900,000, SF 67 about 2,550 square feet near $1.45 million, SF 75 about 3,000 square feet near $1.7 million, and SF 90 a lakefront or estate house of about 3,500 square feet at $3 million or more.

You want the lowest entry price to a Quarry single-family home, a house of about 1,800 to 2,100 square feet, the lowest district bill and a lawn the association maintains. There are no private docks anywhere in the class, and 26 of the 137 homes have no pool on the roll. The 2006 streets are Quartz Lane, Crystal, Shale and Treeside Courts; the 2011 to 2015 streets are Limestone Lane, part of Quarry Drive, Coquina Circle and Siesta Bay Drive.
You want more house for less than the 75-foot price and a chance at a dock: all 12 homes on Spinner Cove Lane and 7 on Flint Court carry one on the roll. Cobalt Cove Circle, 43 homes built from 2007 to 2010, is the class's largest street and has no docks. Watch the flood map: 18 of the 165 homes are high-risk on both the effective and the preliminary map, most of them on Flint Court and Fieldstone Lane.
You want the classic Quarry house: about 3,000 county square feet, a pool almost certainly (256 of 271), and the widest range of settings, from Nickel Ridge Circle's 46 homes on the west side to Hideaway Harbor Court's dock lots on the south and the Quarry Drive, Gypsum Way and Ores Circle lakefronts on the north.
You want The Quarry's largest homes on its widest lots: 29 lakefront estates on Marble Stone Drive, 14 on Granite Court, 7 on Breakwater Drive and one on Siesta Bay Drive. All 51 have a pool on the roll, and 43 sit in the declaration's Custom Homes Neighborhood, where owners maintain their own landscaping.

You buy a Quarry home with a private dock by buying a lot that carries a dock right, because under Article XVII of the recorded declaration a dock is an appurtenance to one specific lot, a lot may have only one, and it cannot be moved to another lot without the association's written consent. The county roll records a dock on 97 of the 624 homes.

A private dock may moor one powered boat and two personal watercraft at a time and store up to four kayaks, canoes or paddleboards, and only the lot owner's own registered boat may be kept there. Powered boats are limited to 26 feet in overall length, four-stroke or clean-running two-stroke outboards, 40 mph and a 150-foot no-wake zone along every shore. Registration needs a Quarry sticker and liability insurance of at least $1,000,000 per occurrence (Lakes and Docks Use Regulations, April 3, 2023).
The six MLS closings with a dock on the county roll sold at a median of $2,125,000 after 24 days on market, against $1,385,000 after 70 days for the 27 without. Inside the 75-foot class, dock homes sold at a median of $2,125,000 against $1,635,000. These are observed medians on a small sample, not a formula.
If the home you want has no dock, the association leases community slips and boatyard spaces each year, first come, first served, and the declaration warns that space may not be available; neither transfers with a house. The regulations also warn that water in the channels between the lakes "may decline significantly at certain times", so look at the water in late spring before counting on year-round boating from a channel or shallow cove.

You own a boat or want one behind the house, want a choice of four lot widths and houses up to about 4,800 square feet of county base area, want golf as an option rather than an obligation, and can live with a first-year leasing moratorium.

The widest gaps were in the 75-foot class and on homes that sat: a 67-foot home on Marble Stone Drive closed at 86.05% after 258 days and a 75-foot home on Copper Rock Court at 87.24%. A home that has been listed for months is a negotiation; a fresh dock home is a race.
Your inspector should focus on the roof, the wind-mitigation features, the pool and cage, the HVAC, any water intrusion and, on a lake lot, the dock, lift, electrical grounding and shoreline. Get an insurance quote during the inspection period; the roof age and the wind-mitigation report drive it.
We make sure you receive the Section 720.401 disclosure summary before you sign, that the contract carries the statutory clause, and that your closing statement shows the $6,500 resale fee so there are no surprises at the table.
Owning a Quarry single-family home carries four recurring layers: the association's common assessment and a possible Neighborhood Assessment, neither published; the Quarry Community Development District charge on the tax bill, $1,491.73 to $5,178.59 for fiscal 2027 by class and debt tier; and Collier County property tax, reset from your purchase price. There is no condominium fee and no mandatory golf dues.

Every lot carries one Assessment Unit, and the common assessment is the association's budget divided by the number of units, usually billed quarterly in advance. The amount is not posted publicly, and listing sheets quote agent-entered figures that conflict. You get the real number from the association's adopted budget, an official record under Fla. Stat. 720.303, and from the seller's estoppel certificate; we get both before you go firm.
The district's charge is an operations part plus debt service on its Series 2020 bonds, which mature in tranches on May 1 of 2029, 2033 and 2036. The lowest tier in each class, the one most homes pay, carries the smallest debt share. The board noted in August 2026 that paying off the 2029 and 2033 tranches early "is likely 2027."
Your tax resets from the purchase price, because Florida's homestead assessment cap does not carry to a new owner (Fla. Stat. 193.155). File for your own homestead exemption if the home will be your permanent residence (Florida Department of Revenue, exemptions).
The declaration says the association "shall not have any insurance responsibility for any Lot" and requires you to carry homeowners insurance against at least windstorm, fire and vandalism. Your policy must cover the full house, the pool cage and any dock.
Before you sign a contract on a Quarry single-family home you must receive the Section 720.401 homeowners association disclosure summary from the seller, and you should read the recorded declaration, the lakes and docks regulations, the community rules, the district's fiscal 2027 budget line for the lot and the estoppel figures. This is general information, not legal advice; confirm with your closing agent or attorney.
Section 720.401(1)(a) says a prospective parcel owner "must be presented a disclosure summary before executing the contract for sale", supplied on a resale by the selling owner (Fla. Stat. 720.401). It tells you that membership is mandatory, that recorded covenants govern the home, and that assessments are owed and may change.
The contract must carry a conspicuous clause: if you did not receive the summary before signing, you may void the contract by written notice within 3 days after receiving it or before closing, whichever comes first. The right cannot be waived and ends at closing.
Section 20.12 of the recorded declaration requires every contract for the sale of a lot to include the Section 720.401 disclosure statements immediately before the purchaser's signature space; section 20.11 requires the seller to give the board seven days' notice of the transfer with your name and address; and section 12.12 makes you, the purchaser, owe the resale fee at closing (Fifth Amended and Restated Declaration, Instrument 6513466, OR 6334 PG 347; sections 20.11 and 20.12 at stamped page OR 6334 PG 405; section 12.12 at stamped page OR 6334 PG 380). The seller owes the disclosure and the notice; you owe the fee.
Section 720.401 does not apply to associations regulated under Chapter 718. The Quarry's 276 condominiums follow the condominium resale rules instead, with a document package and a different review period. We found no purchase-approval provision in the recorded declaration: you become a member automatically and pay the resale fee. Leases, by contrast, need an application.
You check flood zone and insurance for a Quarry single-family home by looking up the address on FEMA's effective 2012 map, which lenders use today, and on the preliminary 2025 map, then searching for a Letter of Map Amendment on the lot: 159 of the 624 homes' address points are high-risk on the effective map and 36 on the preliminary map.

A federally backed lender requires flood insurance only if the house is in Zone AE or AH on the effective map and no Letter of Map Amendment removes it. Federal flood policies in the census block group at the Siesta Bay Drive end of The Quarry had a median premium of $681 for Zone X-rated policies and $1,209 for Zone AH-rated policies in the year to May 2026, on small samples.
On the preliminary map the high-risk single-family lots cluster on Flint Court (14 of 19), Limestone Lane (7 of 26), Fieldstone Lane (5 of 37), parts of Quarry Drive (8) and Gypsum Way (2). Many lots on Hideaway Harbor Court, Spinner Cove Lane, Quartz Lane and Graphite Circle already have letters on file.
Every Quarry point tested falls in Collier County Hurricane Evacuation Zone E, about ten miles inland. The National Hurricane Center's surge maps for neighboring Heritage Bay show no surge for Category 1 to 3 near-worst-case storms, and Hurricane Ian produced no flood-insurance claims in the map grid cell containing Heritage Bay and The Quarry.
The Quarry rules that decide whether a single-family home works for you are the leasing limits, the boat and driveway rules, the pet limits, the Modifications Committee's control of exterior changes, and the sign and golf-cart rules, all in the recorded declaration, the community rules and the lakes regulations.
No lease in the first year after your deed is recorded, a 30-day minimum, no more than three rentals a year, the whole home only, and the lease and tenant application to the association at least 20 days before move-in (declaration section 14.23.2). An investor who needs rental income from day one should look elsewhere.
Boats may never be stored in a driveway or on the street; they belong at a dock, in a garage or in the association's boatyard. Commercial vehicles, recreational vehicles and trailers may be kept only inside a closed garage, and gas-powered scooters, ATVs and UTVs are banned.
Up to four domestic animals such as dogs and cats, leashed outdoors on a leash no longer than ten feet. Pit bull type dogs, Rottweilers, Mastiffs, Presa Canarios and crosses of those breeds, and exotic or venomous animals, are banned (declaration section 14.5). Assistance animals are governed by fair housing law (HUD guidance).
Fences, including invisible pet fencing, permanent shutters, awnings, solar panels, pool cages, docks and exterior colors all need Modifications Committee approval, which has 45 days to act on a complete submission. Work in a district lake-maintenance or drainage easement also needs the district's consent.
The Quarry is all-ages. The declaration has no housing-for-older-persons provision, and every single-family street is assigned to Bear Creek Elementary, Oakridge Middle and Gulf Coast High for 2026-2027, all rated A.
Closing costs for a Quarry single-family buyer usually include the owner's title policy, which Collier County custom assigns to the buyer, the association's $6,500 resale fee, recording fees, and, with a mortgage, lender fees, the lender's title policy, documentary stamp tax on the note and intangible tax on the mortgage.

The purchaser pays $6,500 for transfers from 2026 through 2030 and $7,500 after that; $1,500 if moving from another Quarry lot; and nothing for family, estate-planning or inheritance transfers. The part above $3,000 goes to the Capital Fund that pays the Beach Club renovation financing.
The seller customarily pays the documentary stamp tax on the deed at $0.70 per $100 and the estoppel certificate. Property taxes are prorated, with the seller crediting you for the part of the year they owned the home.
Since August 17, 2024, you sign a written agreement with your buyer's agent before touring, and it states the agent's compensation as a specific amount or rate that is negotiable and not set by law. Offers of compensation from a seller can no longer be advertised in the MLS, though a seller may still agree to pay or contribute off the MLS.
The National Association of REALTORS requires the written agreement to state the compensation conspicuously and to say that broker fees are fully negotiable (NAR, written buyer agreements). We explain ours before the first showing.
