Your Sunrise at Fountain Lakes home is probably worth between $389,000 and $600,000, with most of the answer set by its size: 13 Southwest Florida MLS closings in the 36 months to September 29, 2026 ran from $389,000 to $599,900 at a $450,000 median. This page shows how a house in this 128-home neighborhood inside the gated Fountain Lakes community in Estero is valued, using the sold prices in our Sunrise at Fountain Lakes neighborhood guide. It is the companion to our Sunrise at Fountain Lakes seller guide, which covers pricing, costs and the sale itself. If you are still comparing listing teams, our guide to the best real estate agents in Estero sets the options side by side on the public record.
Buyers see the same numbers you do, so it helps to know what they are reading. Our Sunrise at Fountain Lakes buyer guide shows the sold prices from the buyer's side, the community-wide picture is in our Fountain Lakes home valuation guide, and the closest rival neighborhood has its own Lakeside at Fountain Lakes home valuation page. We tracked all 29 Sunrise closings in the Southwest Florida MLS since January 2022 before writing a word of this guide, and every figure below names its window.
McGreevy and Comisar are the best realtor for valuing a Sunrise at Fountain Lakes home because we value each house against its size band's closed sales, read the roof, approvals and flood zone a model cannot, and put the number in writing. We are the #1 Team in Southwest Florida since 2012, Top 1% nationally since 2008.
Jesse McGreevy and Marc Comisar build the valuation, explain it and stand behind it. We lead Domain Realty Group, and as the leaders of Domain Realty Group our team has closed over $2.5 billion in real estate across Southwest Florida. Our office is in Bonita Springs, and Estero is a market we work every week. Reach Jesse direct at (239) 898-6072 or Marc at (239) 287-5873.
The MLS extract we pulled does not name listing or buyer offices, and we do not claim any Sunrise closing below as our own. Domain Realty, our brokerage, closed 615 transaction sides in Estero in the 60 months to October 5, 2026, $352.2 million in volume counted by side, per the Southwest Florida MLS pulled that day. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings. What we claim is checkable: we tracked all 29 MLS closings we could place, all 135 county-recorded qualified sales on file for the 128 parcels, the association's recorded 2022 governing documents and its 2026 budget.
Recent Sunrise at Fountain Lakes record (last 12 months to September 29, 2026, Southwest Florida MLS Matrix): 4 closed resales, a $457,500 median (n = 4, the mean of $430,000 and $485,000), a range of $389,000 to $542,500, $1,846,500 in total volume, a median of 114 days on market and a median sold-to-final-list ratio of 92.9%. Four is a small sample, so the longer windows below carry the weight.
Honors and recognition:
Those are career honors across Lee and Collier County. What we claim about Sunrise is narrower: we know which size band, which tract and which of two market speeds your house sits in.

Sunrise at Fountain Lakes owners who read nothing else should know these ten facts about value, each sourced in the sections below. They explain why two homes on the same street can sell $90,000 apart and why an online estimate rarely matches a written valuation.
Sunrise at Fountain Lakes owners can use the links below to jump straight to the closed sales, the size-band method, the sold-to-list pattern, the Lakeside at Fountain Lakes comparison or the valuation FAQ. The guide runs in the order a valuation is built: the answer first, then the method, then the evidence, then the adjustments.
A Sunrise at Fountain Lakes home is worth what comparable Sunrise homes have recently closed for, adjusted for size, roof and system age, exterior approvals and flood zone: 13 closings in 36 months ran from $389,000 to $599,900 at a $450,000 median, and the honest range for one house is narrower than that, and set by its own size band.
A house of 1,500 to 1,699 square feet has a recent closing set of 7 sales at a $440,000 median; a house of 1,700 to 1,899 has 3 sales at $485,000; a house of 1,900 or more has 2 sales at $571,200. Those are the last 36 months to September 29, 2026, and every set is small, which is why a written valuation for your address matters.
A median describes sales that already happened. It does not know your roof, your kitchen or your lot, and a buyer will pay more for a house that shows well and less for one that needs a roof. A range with reasons is more honest than a single figure, and it is what you can defend to a buyer's agent and a lender.
Quoting the $450,000 median to a neighbor is like quoting a shoe size for a family. The eight homes under 1,700 square feet and the five above it differ by $88,750 at the median, and the price per square foot barely differs. Start with size, then adjust.

A Sunrise at Fountain Lakes home is valued by placing it among the closed sales that match it in size and bedrooms, reading each sale's list price, days on market and condition clues, adjusting for the roof, systems, approvals and flood zone, and testing the result against the one live competitor, so the number comes from buyers' actual behavior.
We pull the closed sales nearest your house in size, bedrooms and date. In Sunrise that is usually 7 or fewer sales in 36 months, so we read them one by one instead of averaging them. A 1,600 square foot three-bedroom is compared with 1,500 to 1,699 square foot three-bedrooms, not with the 2,300 square foot four-bedroom that closed at $542,500.
The list price is what a seller hoped for, and the sold price is what a buyer paid. In the 36-month window the median closing gave back 4.4 percent of the final list price, and 11 of 13 closed below it, so we value from sold prices and use list prices only to read how hard the market pushed back.
Most Sunrise homes were built by 1990, so the roof, air handler, water heater, windows and electrical panel are either newer or due. We ask for the dates and the permits, and we confirm that every fence, pool, paint change and addition has a written approval. Those items move a value by more than the street does.
We test the number against what is for sale today. On September 29, 2026 one home was listed under a Sunrise label, at $574,900 after 117 days, which is above 12 of the 13 closings in 36 months. A listing that has sat that long is evidence that buyers do not agree with its ask, and we say so in the valuation.
The result is a written range, a recommended list price and the closings behind them, with each adjustment named. If your house is unusual, for example 2,300 square feet with four bedrooms, we say so and widen the range instead of forcing it into a median.
Sunrise at Fountain Lakes homes sold for $360,000 to $695,000 across 29 MLS closings since January 2022, and every closing is listed below by month, price, bedrooms and area only, newest first. Twenty-nine closings is enough to list every one, so you can find the sales nearest your own house.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026)
The MLS does not separate this neighborhood, so its closings were assigned by matching each closing to a Lee County qualified sale of a Sunrise parcel at the same price, recorded within 45 days; rows carrying the neighborhood's own label are included as well. We searched a pool of 190 closings filed under 15 Fountain Lakes labels, and 28 matched a Sunrise parcel. Six more closed after the county file ends on July 29, 2026 and cannot be placed, so treat the newest windows as a floor.

One row deserves a note. A May 2022 closing of a three-bedroom-plus-den home at $650,000 was filed under the Forest Ridge Shores label and matches a Sunrise parcel by price and date, so it sits here; it is one of the 2022 peak sales.
Sunrise at Fountain Lakes has 128 homes inside gated Fountain Lakes, a $400 quarterly fee that includes the master association's amenities and one active listing on September 29, 2026, asking $574,900 after 117 days. In a neighborhood where 13 homes closed in 36 months at a $450,000 median, few homes come up for sale, so the next owner who sells should call us first. We lead with the 36-month row because it is the first window that reaches 10 closings.
Size and bedrooms change a Sunrise at Fountain Lakes home's value more than anything else in the closed sales: over 36 months, eight homes under 1,700 MLS square feet closed at a $436,250 median and five of 1,700 or more at $525,000, at nearly the same price per square foot, so most of the gap is extra house.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026)
| Size band (MLS living area) | 36-month closings | 36-month median | 36-month $ per sq ft | 60-month closings | 60-month median | 60-month $ per sq ft |
|---|---|---|---|---|---|---|
| Under 1,500 | 1 | $432,500 | $296.20 | 5 | $385,000 | $271.26 |
| 1,500 to 1,699 | 7 | $440,000 | $267.06 | 10 | $445,000 | $278.07 |
| 1,700 to 1,899 | 3 | $485,000 | $272.17 | 10 | $527,500 | $289.72 |
| 1,900 and up | 2 | $571,200 | $263.26 | 4 | $571,200 | $271.16 |
The 60-month columns include the 2022 peak, so the 36-month columns are the current read. Bands with fewer than 10 sales are small samples, and a band with one or two sales is a description, not a median.
To show how size turns into a first estimate, we multiply a house's square feet by its band's median price per square foot. A 1,600 square foot house at $267.06 is about $427,000; a 1,800 square foot house at $272.17 is about $490,000; and a 2,000 square foot house at $263.26 is about $527,000. On the 60-month figures the same houses come out near $445,000, $521,000 and $542,000, because the 2022 peak is in those sales. This is a starting point, not a value, and the sections below explain what moves a house off it.
Twelve of the 13 closings in 36 months were three-bedroom homes, at a $445,000 median, and one was a four-bedroom home at $542,500. Across 60 months, 25 closings were three-bedroom at a $450,000 median and 4 were four-bedroom at a $536,250 median. Four-bedroom homes are also the larger ones, so bedrooms and square feet travel together in this data.
The county roll shows 15 homes under 1,500 heated square feet, 65 from 1,500 to 1,799, 34 from 1,800 to 2,099 and 14 of 2,100 or larger, out of 128. The roll's heated area and the MLS living area are different measures, so we never mix one with the other's price per square foot. If your home is one of the 14 largest, you are pricing off very thin history.
Sunrise at Fountain Lakes home values rose from a $205,000 county median in 2009 and $300,000 in 2018 to $510,000 in 2023, then eased to $439,500 in 2025, according to Lee County recorded qualified sales, and the MLS price per square foot fell from about $304 in 2022 to about $264 in 2025.

| Year | MLS closings | Median sold | Median $ per MLS sq ft | Median days on market | Median sold-to-list |

| 2022 | 12 | $530,000 | $304 | 4.5 | 99.7% |

| 2026 to September 29 | 2 | $486,250 | $241 | 128.5 | 95.5% |
Each row is a small sample, so read the direction and not the decimals.
The direction since 2023 is down from the peak, and the pace of sales slowed from days to months. A value built on a 2022 neighbor's price will read too high, and a value built only on the last two sales will read too low. We weigh the 24-month and 36-month windows and say which one we lean on.
The sold-to-list ratio changes a Sunrise at Fountain Lakes value because it shows how far buyers pushed a price down: the median closing in the last 36 months was 95.6 percent of final list, 11 of 13 closed below list, and homes listed at $500,000 or more closed at 93.5 percent of list, against 96.8 percent under $500,000.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026)
Across the 13 closings in 36 months, the median give-back from final list to sold was $19,900, or 4.4 percent, and it ranged from a $2,500 premium in December 2024 to a $74,900 discount in October 2023. The two largest give-backs were $64,900 and $74,900, on homes listed at $549,900 and $599,900 in 2025 and 2023.
| List price group, 36 months | Closings | Median sold | Median sold-to-list | Median days on market |
|---|---|---|---|---|
| Listed under $500,000 | 8 | $431,250 (mean of $430,000 and $432,500) | 96.8% | 121.5 |
| Listed at $500,000 or more | 5 | $542,500 | 93.5% | 99 |
The lesson is not that expensive homes sell for less. It is that the ask above the recent closings is the ask buyers negotiate away, and we set the list price where the give-back is small.
In 60 months, 16 of the 29 closings took 30 days or fewer, at a $527,500 median and 99.2 percent of list, and 10 took more than 90 days, at a $441,250 median and 95.1 percent. Some of that gap is the 2022 peak, but in the last 36 months the four homes that closed in 90 days or fewer had a $503,750 median at 97.5 percent of list, and the nine that took longer a $432,500 median at 94.7 percent.
A value that assumes a full-price sale is a hope. We give you two numbers: the price we expect a documented, well-priced house to close at, and the ask we would list at to leave room for the usual give-back.

Roof, age and condition affect a Sunrise at Fountain Lakes value because the recorded documents make the owner responsible for the roof, exterior, windows, doors and air-conditioning, most homes were built in 1988 to 1990, and buyers price a 36 to 38 year old house by what it needs. The county roll gives year built, not condition.
The roll's year-built field runs from 1988 to 2003 with a median of 1989: 12 homes date to 1988, 58 to 1989 and 19 to 1990, so 89 of the 128 were built by 1990. A further 32 date to 1991 through 1995 and 7 to 1998 through 2003. Age is the neighborhood's biggest common feature and its biggest common adjustment.
The Sunrise documents put the structure, roof, exterior walls, windows, entry and garage doors, air-conditioning, plumbing and electrical lines and the sprinkler system on the lot with the owner, and the association's budget has no roof or building reserve. In a condominium a fee absorbs those costs; here the owner does, and buyers price it.
A newer roof with a permit, a replaced air handler, impact-rated windows, an updated kitchen and baths, a screened lanai and a documented approval for every exterior change all shorten the days on market and narrow the give-back. We ask for the dates and put them in the valuation.
An original roof, unapproved exterior work, an old air handler, a prior water intrusion or a flood claim, and deferred cosmetic work all invite a credit or a lower offer. We tell you which are likely to matter before a buyer's inspector does.
Exterior changes need written approval from the master architectural review committee and two Sunrise directors, and permits for a home inside the Village of Estero sit with the Village. We have not read a permit list for any Sunrise address, and a valuation that leaves those out is a guess.
Lake, golf and flood zone affect a Sunrise at Fountain Lakes value parcel by parcel, and the record settles only one: the county roll carries no golf or water frontage, while a sample of 21 address points found 8 in FEMA Zone AE and 13 in Zone X, so we value from an address in hand.
The roll used here carries no golf-course or water frontage for these parcels, and we do not assign a view to any street without an address in hand. When your lot backs to the course or a lake, we look at sold homes with similar positions where the MLS remarks and the plat support it, and we say how thin that evidence is. We do not claim a premium the closings do not show.
FEMA's National Flood Hazard Layer returned Zone AE at 8 of the 21 sampled points and Zone X at the other 13, on the panel effective November 17, 2022. By street, 4 of 9 points on Island Lakes Drive were in AE, 2 of 5 on Forest View Drive, 1 of 5 on Fountain Lakes Boulevard and the one point on Maryann Way, while the one point on Westbridge Court was in Zone X. It is a map reading for sample points, not a survey.
A federally backed mortgage requires flood insurance in a special flood hazard area, so a Zone AE house carries a premium a Zone X house may not, and a buyer subtracts it. We do not publish a Sunrise premium, because no public source does. An elevation certificate or a FIRM letter in the listing file narrows the argument.
Because Fountain Lakes is inside the Village of Estero, the Community Rating System discount that applies is the Village's, which was reported at 20 percent in July 2024, and we tell buyers to confirm the current class. It is a reason a flood quote can read better than a buyer fears.
Sunrise at Fountain Lakes values sit below Lakeside at Fountain Lakes values: 13 Sunrise closings in 36 months had a $450,000 median against Lakeside's $560,000, for homes about 144 square feet smaller at the roll median, with slower sales at 112 days against 54, and near-equal 12-month medians of $457,500 and $454,000 on three or four sales each.

Price and pace. The $110,000 gap between the 36-month medians is about 24 percent above Sunrise's price, and the per-square-foot gap is smaller, $280.02 against $272.17, so much of the gap is size and year built. Lakeside's faster sales say buyers there paid closer to list, and the two neighborhoods' 12-month medians are nearly equal only because each rests on three or four sales.
Lakeside's 2026 packet shows $420 a quarter against Sunrise's $400, $80 a year more on the same $370 master fee. On a $450,000 home the $1,600 Sunrise fee is about 0.36 percent of price a year, and it buys the same master amenities as Lakeside. It is a small item in the value, and a strong sentence in the listing.
A buyer with $500,000 to spend can look at a Lakeside home at the median or the largest Sunrise homes, and a buyer with $430,000 is choosing among Sunrise, Forest Ridge and the villas. Our Lakeside at Fountain Lakes neighborhood guide shows the other side, and the value we put on your house accounts for that choice.
Sunrise at Fountain Lakes is the third-largest of the seven Fountain Lakes neighborhoods with their own guides, at 128 single-family homes, and its $450,000 36-month median sits well above the condominium and villa neighborhoods and below Forest Ridge Shores and Lakeside, inside the Fountain Lakes community.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026)
| Neighborhood | Homes (2026 roll) | Regime | Built | 12-month median (n) | 36-month median (n) |

| The Villas at Timber Lakes | 62 | Condominium per the community | 1994 to 1996 | $335,000 (3) | $329,000 (10) |
| Villas of Fountain Lakes | 49 | Unresolved, condominium or homeowners' association | 1989 to 1991 | $301,111 (5) | $299,556 (10) |
Medians with an even count use the mean of the middle pair, and every 12-month figure is a small sample.
Sunrise's nearest single-family competitor is Forest Ridge, with 135 homes built 1994 to 1999 and a 36-month median of $452,500 on 10 sales, almost the same as Sunrise's $450,000 on 13. Forest Ridge homes are about seven years newer at the median, so a buyer comparing them is trading age and roof against price. The attached villas at $329,000 and $299,556 are the value floor for the gate and the golf.
With one active Sunrise listing against 13 closings in 36 months, a well-priced Sunrise house meets few direct competitors. The risk to value is not another Sunrise listing; it is the buyer who decides that Lakeside or Forest Ridge is worth the extra money.
Online estimates miss on Sunrise at Fountain Lakes homes because the MLS files most Sunrise sales under other names, only 7 of the 29 closings we placed carry a Sunrise label, the sample is tiny, and the biggest value drivers, the roof, the approvals, the position and the flood zone, are not in a database a model can read.
Agents file Sunrise sales under the generic Fountain Lakes label, a tract label or a neighbor's name. A model that groups by the neighborhood name sees a fraction of the sales, and one that groups by the community sees seven neighborhoods with prices from $185,000 to $560,000. Neither is your house.
Thirteen closings in 36 months is a thin set. One sale at $599,900 or $389,000 moves an average by thousands of dollars, and an estimate that does not show its sample hides how unsure it is. We show the sample and the range.
The county roll tells a model the year built and the heated area. It does not tell it that a roof was replaced in 2021 or that a fence was never approved. Those facts move a Sunrise value by more than a month's market change.
Treat it as a first question, not an answer. Compare it with the closings in your size band, ask what it assumes about the roof and the flood zone, and call us for the written version.
The live competition says a Sunrise at Fountain Lakes home listed at $574,900 has waited 117 days: on September 29, 2026 the MLS showed one active Sunrise listing, a three-bedroom, two-bath, 1,734 square foot home, at about $332 per MLS square foot against a 36-month median of $272, above 12 of the 13 recent closings.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026)
A single listing is not a market. It is a signal of what one seller hoped for and what buyers have not paid. Against the latest closing of $430,000 in September 2026, the gap is $144,900, and we read that as a warning against pricing to the ask.
One active listing against four closings in 12 months is 3.0 months of supply (our arithmetic). That reflects how few homes come to market, not how easily they sell, and an active listing under the generic Fountain Lakes label would not appear in the count.
A new Sunrise listing should price near the size-band closings, document the roof and approvals, and be ready for the 20-day buyer application. If the current listing sells, its price and days will reset the ceiling, and we will update your valuation.
The best time to have a Sunrise at Fountain Lakes home valued is before you decide, and again when a new closing changes the set: with 13 closings in 36 months, each new sale moves the picture, and a valuation from six months ago may not include the latest one, $430,000 in September 2026.
A written valuation helps with a sale, a refinance discussion, an estate, a divorce, a move north and a decision about renting versus selling. The number is the same closed-sales evidence in each case, and the plan around it differs.
Because so few Sunrise homes sell, one closing can change a size band's median. We update the valuation when a comparable closes, and we tell you what changed.
Eight of the 29 closings in 60 months were from January to April and 21 from May to December, with June the busiest month at six. The calendar matters less than the price, but a valuation before the winter season leaves time to prepare.
A buyer's costs shape what a buyer will pay for your Sunrise at Fountain Lakes home: the $1,600 annual fee, the $2,500 master capital contribution, the $150 application fee, the owner's roof, insurance and property tax are all in the buyer's budget, so $450,000 becomes about $452,650 in association cash before lender and title costs.
| Item | Amount | Basis |
|---|---|---|
| Association assessment | $400 a quarter, $1,600 a year | 2026 adopted budget |
| Included master fee | $370 a quarter | 2026 adopted budget |
| Master capital contribution | $2,500 once | 2026 sales packet |
| Purchase application | $150, non-refundable | 2026 sales packet |
| Association documents, if needed | $75 | 2026 sales packet |
| Irrigation cooperative, if a member | $32 a month, billed quarterly | Cooperative page |
The 2026 budget spends $206,350 for 128 homes, and $189,440 of it, about 91.8 percent, is the master association fee for the golf course, pools, courts, clubhouse and gates. A buyer who compares Sunrise with a condominium sees a fee that includes amenities and excludes the roof.
Property tax is set by the county's assessed value after a sale, and the section 689.261 summary warns buyers not to rely on the seller's bill. We do not quote a Sunrise tax figure. A buyer's insurer will price the roof and the flood zone, and we ask buyers to get a quote early.

Florida rules shape a Sunrise at Fountain Lakes sale price through disclosure and cost: section 720.401 gives the buyer a cancellation right if the disclosure summary is late, section 720.30851 caps the estoppel fee at $299 for a current account, section 689.261 requires the property tax summary and Johnson v. Davis requires disclosure of known material defects.
Section 720.401 applies to a mandatory homeowners' association such as Sunrise. The summary must be given before the buyer signs, it is supplied by the seller on a resale, and the buyer may cancel within 3 days after receiving it or before closing, whichever comes first. Section 720.401 does not apply to associations under chapters 718, 719, 721 or 723, and Sunrise's recorded documents speak of lots and a homeowners' association, so we treat it as chapter 720. This is information, not legal advice.
Under section 720.30851 an association must issue an estoppel within 10 business days of a written request, at a capped fee of $299 for a current account, plus $119 for a rush and $179 for a delinquent account, and the certificate is valid for 30 days. The seller customarily orders and pays for it in Lee County.
Under Johnson v. Davis a seller must disclose known facts that materially affect value and are not readily observable, and an as-is clause does not remove that duty. Section 689.302 also requires a flood disclosure. A known roof leak or flood claim affects value whether or not it is disclosed, and disclosure protects the seller.
In Lee County the seller customarily pays the owner's title policy and the $0.70 per $100 deed stamps, and the contract controls. At $450,000 that is about $2,325 and $3,150, and those costs come out of your net, not out of the value.
Before you list a Sunrise at Fountain Lakes home, the items that move the number are the roof and air handler dates, the exterior approvals, the flood-zone documents, cosmetic condition and the price you choose against the 4.4 percent median give-back, and most of them cost less to fix or document than they cost to leave for a buyer's inspector.
The cheapest gain is paper: the roof permit, the air handler and water heater dates, the approvals for every fence, pool and paint change, the 2026 budget and the recorded documents. A buyer's agent who finds them in the file is less likely to ask for a credit.
Small repairs, working systems and a clean exterior matter more than a full remodel in a house built by 1990. A roof credit may be cheaper than a roof at a price the neighborhood may not pay back.
Paint, flooring and fixtures that make a 1,700 square foot house feel current are usually worth doing. A full kitchen remodel should be tested against the closings: the higher-priced homes here gave back more.
If the median give-back is 4.4 percent, a list price 4 to 5 percent above the value we expect leaves room for a negotiation without signaling a high ask. We show the numbers before you choose.

You will net about $419,226 from a $450,000 Sunrise at Fountain Lakes sale if you pay a 2.75 percent listing commission, offer a 2.5 percent buyer-agent amount and pay the customary Lee County closing costs, and about $430,476 without the buyer-agent offer, before any mortgage payoff, property tax proration and repairs.

| Estimated net without a buyer-agent offer | $371,885 | $430,476 | $574,455 |
The commission lines are examples of negotiated rates, not fixed ones, and since the August 17, 2024 NAR practice changes a buyer-side offer is made off the MLS and is the seller's choice. The contract controls who pays what.
Florida property tax is paid in arrears, so the seller credits the buyer for the days owned that year. The cost-of-selling research gives an example of about $3,471 on a $7,000 bill at a June 30 closing; your figure depends on your bill and closing date.
Renting a Sunrise at Fountain Lakes home is allowed with limits: leases must be written, run 30 days to one year and be no more than four a year, tenants may not have pets, and short-term rentals are prohibited, so the choice comes down to whether a lease income fits your plan and whether the sale value today beats it.
Only an entire home may be leased, the lessee must be a natural person, no lease may exceed one year, no renewal option is allowed and a home may not be advertised for fewer than 30 continuous days. The 2026 lease application asks for $150 and a $50 background fee per applicant and occupant over 18, and tenants may not have pets.
Lakeside's 2026 packet states a six-month minimum and two leases a year, so Sunrise's 30-day minimum and four leases a year is more flexible. A flexible rule helps a buyer who plans to lease, which helps your value.
Compare the net from a sale, the income from a lease net of the $400 quarterly fee, tax, insurance and vacancy, and your own time horizon. We will show the sale side with the closings, and your accountant can test the lease side.

It may, but the closing record says price matters more than the calendar: 8 of 29 closings were from January to April and 21 in the other eight months. A written valuation now lets you decide with numbers.
Not in a simple way. Over 36 months the eight homes under 1,700 square feet closed at about $273 per MLS square foot and the five of 1,700 or more at about $272, so a value built from your own size band is the fair test.
Read the closed sales in your size band and compare your list price with them. The 230-day sale at $450,000 and the 187-day sale at $430,000 show what waiting costs.
No. We value the house as it is and tell you which items are likely to move the number, so you can decide what to fix.
Yes. A valuation is private, and an estate, a health change or a tenant in place is often better handled with a written number first and a decision later.
Ask each for its comparable set in your size band, its assumptions about the roof and flood zone, and its sold-to-list pattern. Jesse direct at (239) 898-6072 will walk you through ours.

Many Sunrise owners are not here year-round, and a written valuation can be delivered without a visit.
A Sunrise at Fountain Lakes specialist matters for a valuation because the facts that decide value here live in documents and size bands, not in a listing feed: the MLS files sales under other names, the roof is the owner's, approvals are required and the market pays a fast price and punishes a slow one.
McGreevy and Comisar are Top 1% Real Estate Agents Nationally Since 2008, but at Sunrise the credential that matters is the record. We tracked every one of the 29 MLS closings and the 135 county-recorded qualified sales on file, and in the last 12 months we tracked all 4 closings and the one active listing.
Where the public record stops, we name the document that would answer the question, as our full Sunrise at Fountain Lakes neighborhood guide does: the roof permit, the approvals, the reserve study, the flood elevation certificate. We ask for them before we finalize a valuation, and we do not fill a gap with a guess.
Because we also represent buyers, we know what a buyer's agent tells a buyer about your street. Read our Sunrise at Fountain Lakes buyer guide to see the same numbers from the buyer's side.
If you are valuing a Sunrise at Fountain Lakes home to buy your next one, Marc Comisar coordinates the purchase around your closing date, with a written buyer agreement and a plan for the overlap. Call Marc at (239) 287-5873 and read our guide to buying a home in Estero.
The two closings can be timed so the sale funds the purchase, or a contingency can protect one against the other. We lay out both options with numbers.

Over the 36 months to September 29, 2026 the median of 13 MLS closings was $450,000, from $389,000 to $599,900. Over the last 12 months the median of 4 closings was $457,500, a small sample.
The 36-month median was $272.17 per MLS square foot, the 60-month median $279.28 and the 12-month median $241.14 on four sales. It varies by size band.
Size. Homes under 1,700 square feet closed at a $436,250 median and homes of 1,700 or more at $525,000 over 36 months, at about $273 and $272 per square foot.
The median closing gave back 4.4 percent of the final list price over 36 months, and 11 of 13 closed below list. The largest give-back was $74,900.
Yes. One closed above list in the 36-month window, at $432,500 against a $430,000 list in December 2024, and one closed at list, $599,900 in August 2024. Seven of 29 closings in 60 months sold above final list, six of them in 2022.
The 36-month median is 112 days on market, with a range of 5 to 230 days, and nine of 13 closings took more than 90 days. Fast sales were the exception.
Up from 2009 and 2018 and down from the 2023 peak: the county median was $205,000 in 2009, $300,000 in 2018, $510,000 in 2023 and $439,500 in 2025.
In the 60-month MLS record the highest closing was $695,000 in May 2022 for a three-bedroom, 1,643 square foot home, and the highest in the last 12 months was $542,500 in June 2026.
On September 29, 2026 one listing carried a Sunrise label, a three-bedroom, two-bath, 1,734 square foot home at $574,900 after 117 days. Listings under the generic label cannot be matched.
Yes. The owner is responsible for the roof under the recorded documents, most homes were built by 1990 and a buyer prices the roof's age and permit. We put both in the valuation.
It can. Of 21 sampled address points, 8 were in Zone AE, where a lender requires flood insurance, and 13 in Zone X. Check your own parcel, and keep an elevation certificate if you have one.
The county roll does not carry golf or water frontage, so we do not claim a premium for any street. If your lot has a position, we look for similar sold homes and tell you how thin the evidence is.
A little. The $1,600 annual fee is about 0.36 percent of a $450,000 price and includes the master amenities, but it excludes the roof. Buyers compare it with a condominium fee and price the roof separately.
The sales packet lists a $2,500 master capital contribution and a $150 application fee, plus $75 for a documents set if needed. Who pays the contribution as between buyer and seller is for the contract.
The application goes to the manager at least 20 days before closing with the contract and a $150 fee, so the closing date needs room. It does not change your value, but it can change your timeline.
No. Lakeside's 36-month median was $560,000 on 13 sales against Sunrise's $450,000 on 13, for larger, newer homes. Do not use Lakeside's numbers for a Sunrise house.
Almost the same at the median: $450,000 on 13 sales against Forest Ridge's $452,500 on 10 over 36 months, with Forest Ridge about seven years newer.
Not reliably. The MLS files most sales under other labels, the sample is small and the roof, approvals and flood zone are not in a model. Use an estimate as a first question.
Yes, within limits: written leases of 30 days to one year, no more than four a year, no tenant pets and no short-term rentals. Compare the lease income with the sale net.
At $450,000, about $419,226 with a 2.75 percent listing commission and a 2.5 percent buyer-agent offer, or about $430,476 without the buyer-agent offer, before payoff, proration and repairs.
In Lee County the seller customarily pays for the owner's policy and the deed stamps at $0.70 per $100. The purchase contract controls, and a buyer's lender policy is the buyer's.
Florida caps it at $299 for a current account, plus $119 for a rush and $179 if the account is delinquent, and it is valid for 30 days.
The section 720.401 disclosure summary must be given before the buyer signs. The buyer may cancel within 3 days after receipt or before closing, whichever comes first.
Florida law requires a flood disclosure under section 689.302, and Johnson v. Davis requires disclosure of known material defects that a buyer cannot readily see.
A valuation is free and uses closed sales to set a listing strategy. An appraisal is a lender's requirement for a specific loan. We start with the valuation, and a buyer's lender orders the appraisal later.
Not necessarily. The Lee County Property Appraiser sets assessed values for taxes by its own method, and a market value comes from what buyers pay. We value from closings.
A comparable set, a value range, a recommended list price, a net sheet, a documents checklist and the reasons for each adjustment. There is no obligation.
When a comparable closes, and before any decision to list. With 13 sales in 36 months, one closing can change a size band's median.
Yes. We work from the public record, the MLS and photos you send, and we can deliver the valuation by email and a call.
Not by itself. It charges $32 a month, billed quarterly, to members, and the sales packet asks a buyer to request a separate estoppel if the seller is a member. We note it in the documents file.
They can. Florida taxes are set by the county's assessed value after a sale, and section 689.261 requires a warning that a buyer should not rely on the seller's bill. We do not quote a bill.
We use closed sales in your size band, read the give-back and days on market, adjust for the roof, approvals and flood zone and give a written range. McGreevy and Comisar are Top 1% Real Estate Agents Nationally Since 2008. Call Jesse at (239) 898-6072.
Sunrise at Fountain Lakes owners work directly with Jesse McGreevy and Marc Comisar of Domain Realty, because the team reads every closed sale in the neighborhood, prepares the valuation and the association paperwork and works from an office in Bonita Springs, near Coconut Point. Valuing a home in Sunrise at Fountain Lakes begins with the size band: a 1,500 to 1,699 square foot three-bedroom, a 1,700 to 1,899 square foot house or a home of 1,900 square feet and up, and where that house sits on the neighborhood's ladder of closed sales. It continues with the roof, the approvals and the flood zone, and it ends with a number you can defend.
Our team has closed more than 4,000 transactions across Southwest Florida. Since Jesse started in Southwest Florida real estate in 2004, we have represented buyers and sellers across Estero's gated communities. Meet Jesse McGreevy, Sales Associate, and Marc Comisar, Broker Associate.
