What an Indigo Lakes home in Naples is worth starts with two questions most valuation tools never ask: which of the two sections is it in, and what did homes of its size actually close for this year? This page covers the gated Indigo Lakes community off Collier Boulevard in Naples 34119 (the Indigo Lakes and Indigo Preserve sections), not Indigo Lakes in Broward County or anywhere else. Our Indigo Lakes neighborhood guide covers the plats, the builders, the association and the flood map; this page is its valuation companion among our Naples seller pages.
We tracked every qualified improved sale Collier County recorded in Indigo Lakes from October 17, 2025 to October 16, 2026: 15 detached homes at an $815,000 median, 12 in the Indigo Lakes section at $760,000 and 3 in the Indigo Preserve section at $1,125,000. None of those medians is your value. If you are deciding whether to list, our Indigo Lakes seller’s guide turns a value into a pricing plan; if you will buy again, read our guide to buying a home in Indigo Lakes. Your range by section, every sale we used with its month and street, the listings against you, and the documents an Indigo Lakes buyer will ask for. You are working with Top 1% Real Estate Agents Nationally Since 2008, the #5 real estate team in Florida (RealTrends 2026).
What we give you is a broker price opinion, an opinion of value prepared by Florida real estate licensees to help you decide whether and how to sell. It is not an appraisal, and it is not a substitute for one when a lender, a court or an estate needs a certified appraisal from a state-certified or licensed appraiser.
These are the eight Indigo Lakes facts an owner needs before asking what a home is worth, each with its record and window named: Collier County sales recorded through October 16, 2026 and the Southwest Florida MLS (Matrix) export of October 29, 2026, kept apart and never blended.
Indigo Lakes homes recorded at two clearly different levels in the twelve months to October 16, 2026, Collier County’s record: 12 Indigo Lakes section homes at a $760,000 median and 3 Indigo Preserve section homes at $1,125,000, for 15 sales at $815,000 overall. A community median describes a market, not your home.

Collier County Property Appraiser, qualified improved sales recorded October 17, 2025 to October 16, 2026, on Indigo Lakes Units 1 to 6 (354 dwelling parcels) and the Indigo Preserve plat (73 parcels). The three Indigo Preserve sales were $1,050,000, $1,125,000 and $1,150,000: read them as three sales, not a trend.

Southwest Florida MLS (Matrix) export of October 29, 2026, Development Name Indigo Lakes, ZIP 34119, closings October 29, 2025 to October 29, 2026. Sale-to-list is against the last list price in the export. Each row is assigned to its section by street, using the county plat. County and MLS figures cover different windows and are never divided into each other.
On October 29, 2026 the MLS showed 8 active Indigo Lakes listings at a $749,375 median list, from $629,999 to $1,299,999, plus 2 pending. Seven were in the Indigo Lakes section at a $729,000 median list; the one Indigo Preserve section listing asked $1,195,000. That is about 6.9 months of supply (our arithmetic: 8 actives against 14 closings over 12 months), about 7.6 months for the Indigo Lakes section and 4.0 for the Indigo Preserve section.
Our Indigo Lakes guide printed an MLS pull from September 22, 2026. This page uses the newer October 29 export and the county file through October 16, 2026, so where the two differ on a market figure, use the figures here.
NABOR’s September 2026 report put the North Naples area (ZIP codes 34109, 34110 and 34119) at a $932,500 median single-family closed price for the month and $1,025,000 year to date. That area mixes golf and west-of-interstate neighborhoods with Collier Boulevard communities, so it is context for the market, never an Indigo Lakes figure.
A Zestimate or any automated value misses in Indigo Lakes because it averages nearby sales without knowing a home’s section, whether it backs onto a lake, whether its pool and roof are original, or how its plan size sits against the few sales that year. Those facts move Indigo Lakes prices by hundreds of thousands of dollars.
The Indigo Preserve section is a 73 home part of Indigo Lakes on Beaufort Circle and part of Tybee Island Drive, built under a supplement that requires far larger homes. A model that pools both sections drags a Preserve value toward the Indigo Lakes section median and lifts a smaller Indigo Lakes section home toward the Preserve. On the county record the twelve-month medians sat $365,000 apart (our arithmetic).
On the October 29 export, a 3,922 square foot Indigo Lakes section home closed at $835,000 while a 2,965 square foot Indigo Preserve section home closed at $1,150,000. The largest home sold, 4,381 square feet, closed at about $211 a foot; a 2,709 square foot home closed at about $329. A median per-foot figure times your living area overvalues a large dated home and undervalues a smaller finished one.
How many Indigo Lakes lots back onto a lake, and how many homes have a private pool, is not in any public record we could reach, so no model can price either from data. Nor can it see a replaced tile roof, impact glass or a remodeled kitchen. We price those by finding the closings that share them, never by adding a stock premium.
We value an Indigo Lakes home from the recorded sales in its own section and plat, then apply judgment, not arithmetic, to the facts that move price here: lake frontage, a pool, roof and opening age, renovation, year built and one story or two. We name each factor and never invent a dollar figure for it.
Indigo Lakes was recorded in seven plats between June 2000 and October 2003: Indigo Lakes Units One to Six and Indigo Preserve. Over 60 months the Unit 3 median was $677,500 and the Unit 4 median $882,500, both in the Indigo Lakes section (county record). Inside that section, separate recorded supplements govern the 50 foot lots (1,400 square foot minimum) and the 75 foot lots (2,000 square foot minimum); the plat sheet for your lot says which applies.
A lake view is a value factor, and so is what comes with it: the recorded rules say fishing from the lake maintenance easement behind a lake lot needs that owner’s permission, and no fence may extend beyond the building line on a lakefront lot. We compare a lake lot only with lake lots that sold, and say when there are too few.
Every section allows an in-ground pool; the Indigo Preserve section requires concrete and prohibits fiberglass. Homes here carry MLS year built dates of 2001 to 2006, so an original tile roof is about 20 to 25 years old. Impact glass or approved shutters, a permitted reroof and a remodeled kitchen and baths separate the top of each size band from the bottom.
The first Florida Building Code took effect on March 1, 2002 for permits pulled on or after that date, so Indigo Lakes homes with a year built of 2001 or 2002 were likely permitted before it. That line feeds the wind mitigation form, OIR-B1-1802, which a buyer’s insurer reads; the county permit record settles it for your address.
All three recorded supplements cap homes at two stories and 35 feet, and the Indigo Preserve supplement sets separate one story and two story minimums. The share of each is not in any public record, so we read your plan against closings of the same form and similar size; mixing the two is a common valuation error.

A value is also a position against the listings a buyer tours that weekend. On October 29, 2026, seven Indigo Lakes section homes were asking $629,999 to $1,299,999. If your range overlaps three of them, your home must be the best of the three at its price. Indigo Lakes homes that closed on the MLS in the twelve months to October 29, 2026 ranged from 1,921 to 4,381 square feet of living area and from $605,000 to $1,150,000. Under 2,300 square feet, four Indigo Lakes section homes closed between $605,000 and $675,000; above that size, finish, lot and section spread the prices widely.

Southwest Florida MLS (Matrix) export of October 29, 2026, closings October 29, 2025 to October 29, 2026; no house numbers are printed. Sold per square foot and sale-to-list are our arithmetic from each row’s living area, last list price and sold price. The MLS year built can differ from the county roll’s year built for the same home, and we print the MLS figure here because the row comes from the MLS.
| Living area | Closings | Sections | Sold prices | Sold per sq ft, low to high |
|---|---|---|---|---|
| Under 2,300 sq ft | 4 | 4 Indigo Lakes section | $605,000 to $675,000 | $272 to $323 |
| 2,300 to 2,999 sq ft | 4 | 3 Indigo Lakes section, 1 Indigo Preserve section | $720,000 to $1,150,000 | $273 to $388 |
| 3,000 to 3,999 sq ft | 5 | 3 Indigo Lakes section, 2 Indigo Preserve section | $815,000 to $1,050,000 | $213 to $336 |
| 4,000 sq ft and up | 1 | 1 Indigo Lakes section | $925,000 | $211 |
Bands are our grouping of the fourteen MLS rows above; with four or five closings in a band, these are the sales themselves rather than a market statistic.
The smallest homes cluster tightly: four Indigo Lakes section homes of 1,921 to 2,278 square feet closed between $605,000 and $675,000, three of them within 34 days or fewer.
The middle band does not cluster. Four homes of 2,447 to 2,965 square feet closed from $720,000 to $1,150,000, and the top of that band was an Indigo Preserve section home on Tybee Island Drive. The 2,709 square foot home that closed at $890,000 sold in 3 days at 99.2 percent of its last list price; the 2,640 square foot home that closed at $720,000 took 89 days. Condition and lot, not footage, separate them.
Above 3,000 square feet, per-foot prices fall: the five closings from 3,089 to 3,922 square feet ran $213 to $336 a foot, and the 4,381 square foot home closed at $211. Size carries a diminishing premium here.
On the October 29 export the Indigo Lakes section’s eleven closings had a median of $287 per living square foot, and the Indigo Preserve section’s three closings a median of $336. Three closings are a marker, not a trend, and the Preserve’s price premium on the county record comes mostly from home size, which its recorded minimums guarantee.
Find the two or three rows closest to your living area and section, then ask what your home has that they lacked, or lacks that they had: a lake, a pool, a newer roof, impact openings, a remodeled kitchen. That comparison is the core of the valuation we send you.

Collier County Property Appraiser, qualified improved sales recorded October 17, 2025 to October 16, 2026: 15 sales, none of them a new build. The year built is the current structure as the 2026 roll prints it. County sales carry no square footage here, and the county dates the recorded deed, so its month can differ from the MLS closing.
Indigo Lakes sold at different levels plat by plat over the 60 months to October 16, 2026, Collier County’s record: from a $677,500 median on Indigo Lakes Unit 3 to $882,500 on Unit 4 in the Indigo Lakes section, and $1,137,500 on the Indigo Preserve plat. Your plat is a better starting point than the community median.

Collier County Property Appraiser, qualified improved sales of detached homes, 24 months October 17, 2024 to October 16, 2026 and 60 months October 17, 2021 to October 16, 2026. Medians print only where a plat has three or more sales in the window.
Indigo Lakes Unit 4 led the Indigo Lakes section on both windows, with a $875,000 median over 24 months on seven sales and $882,500 over 60 months, and its 24-month sales ran from $675,000 to $950,000. Indigo Lakes Unit 3, the Savannah Drive plat, sat lowest, at $610,000 over 24 months on four sales and $677,500 over 60 months. Unit 1 and Unit 6, on Indigo Lakes Drive and Indigo Lakes Circle, sat near the middle.
Those differences describe the plats’ sold homes, not their land alone: the plats were recorded between 2000 and 2003 and built out by four production builders, so a plat median carries home size and age inside it. We use it to choose the comparables, then read the homes.
Indigo Lakes Unit 2 recorded two qualified sales in 24 months, at $835,000 on Indigo Lakes Circle and $610,000 on Fripp Island Court, a $225,000 spread that a median would hide (our arithmetic). For a thin plat we widen to 60 months, where Unit 2 had 13 sales at a $700,000 median, and to the neighboring plats, and we say which sales we used.
No. Just value is the figure on Collier County’s tax roll, set by a mass method for tax, and in Indigo Lakes it is not the price a buyer pays. A homesteaded owner’s assessed value can sit far below it under the Save Our Homes cap, and a sold home is reassessed at just value the following January 1.
Under Florida’s Save Our Homes limitation, a homesteaded property’s assessed value may rise by no more than 3 percent a year or the change in the Consumer Price Index, whichever is lower; the 2026 figure was 2.7 percent. Many Indigo Lakes owners have held since the early 2000s, so the gap between assessed and market value can be large. It is a tax benefit, not a measure of price.
The cap does not transfer. On a change of ownership the home is reassessed at just value on the January 1 after the sale, so your buyer’s first full bill is usually higher than yours, and Florida’s required contract disclosure warns the buyer not to rely on your taxes.
Indigo Lakes section medians on Collier County’s record moved from $435,000 in 2016 to $795,000 in 2025, and Indigo Preserve section medians from $630,000 to $1,137,500, with most of the rise arriving in 2021 and 2022. Since 2022 the Indigo Lakes section median has held between $750,000 and $807,500.

Collier County Property Appraiser, qualified improved sales of detached homes by calendar year of recording. The qualified share of all priced improved sales stayed high in every year, from 31 of 40 in 2018 to 12 of 13 in 2026, so no year here rests on a data gap.
Over the span, the Indigo Lakes section median rose 82.8 percent from 2016 to 2025 and the Indigo Preserve section median 80.6 percent (our arithmetic on the medians above). The Indigo Lakes section sat between $435,000 and $445,000 from 2016 to 2020, jumped in 2021 and 2022, and has moved within a narrow band since. A calendar median compares different homes each year, and the Preserve’s counts run from 2 to 8 sales, so one large or small home can swing it. We describe these years; we do not forecast the next.
Collier County’s file shows 84 Indigo Lakes homes with a qualified sale since October 17, 2021 that had also sold before, 67 in the Indigo Lakes section and 17 in the Indigo Preserve section. The median change across those 84 pairs was a gain of 80.3 percent, and 6 resold for less (our arithmetic). The largest gains belong to homes first bought in 2001 and 2002 or between 2009 and 2013.
The picture changes for homes first bought in 2022 or later, near the top of the 2021 to 2022 rise. Twelve pairs have a first sale in 2022 or later, and 5 of the 12 resold for less than the earlier price:

Repeat pairs, Collier County sales file: the same parcel, with a later qualified sale recorded since October 17, 2021. A pair does not show money spent in between. No later sale here was a new build.
Indigo Lakes buyers price in a $1,025 quarterly assessment ($4,100 a year in 2026), a 0.25 percent Resale Contribution Assessment at closing, a tax bill reset to just value at 10.3696 mills on the 2026 roll, and an insurance quote driven by roof age and openings. A buyer who meets them late lowers an offer.
| Year | Quarterly assessment | Annual equivalent |
|---|---|---|
| 2022 | $675 | $2,700 |
| 2023 | $775 | $3,100 |
| 2024 | $975 | $3,900 |
| 2025 | $1,025 | $4,100 |
| 2026 | $1,025 | $4,100 |
Every figure comes from a Claim of Lien the Indigo Lakes Master Association recorded in the Collier County Official Records, the most recent on July 28, 2026 for the 2026 quarters. That is a 51.9 percent rise from 2022 to 2026, and none since 2025. The association publishes no budget and no 2027 figure we could reach, so the estoppel certificate and the adopted budget settle the current number for a sale. Indigo Preserve owners pay the same assessment: the 2016 Amended and Restated Declaration allocates every lot a 1/427th share.
The recorded documents name the community pool, pool area and bath house, the permitted surface water system that is the lakes, the conservation preserves and the mailboxes as association responsibilities. Whether the Hotwire bulk package or any lot landscaping sits inside the assessment is a budget question to confirm. Roofs, exterior paint and homeowner’s insurance stay with the owner, and there is no CDD and no Indigo Preserve sub-association fee.
An amendment recorded February 26, 2024 (Instrument 6512093, Official Records Book 6332, Page 3746) requires a buyer to pay a Resale Contribution Assessment of 0.25 percent of the purchase price at closing, replacing a flat $1,000. At the county’s twelve-month medians that is $1,900 on a $760,000 Indigo Lakes section home and $2,812.50 on a $1,125,000 Indigo Preserve section home (our arithmetic). Exemptions cover transfers to a co-owner, estate planning transfers, inheritance, foreclosure and an existing owner buying another Indigo Lakes home. The contract and the estoppel certificate show it on your sale.
The certified 2026 roll places every Indigo Lakes parcel in millage area 36, at 10.3696 mills in total: county 3.8969, school 4.1470 and other districts 2.3257. Illustratively, that is $1,036.96 for every $100,000 of taxable value, or about $8,451 on a taxable value of $815,000, before exemptions and before the non-ad valorem solid waste charge billed on the same tax bill (our arithmetic; your bill depends on exemptions and the January 1 reassessment). Indigo Lakes is in unincorporated Collier County, so no city millage applies.
A Florida homestead exemption of up to $50,000 applies to an owner who holds title and lives in the home on January 1 and files by March 1; the second $25,000 applies to non-school levies only. Portability lets a buyer from another Florida homestead carry up to $500,000 of Save Our Homes benefit. A non-homestead home’s assessed value is capped at 10 percent a year for non-school levies only.
On the county-hosted FEMA layer, 414 of 429 residential address points in Indigo Lakes sit in Zone X and 15 in shaded Zone X, with no home site in Zone AE or AH, so no federal flood mandate applies to a home site. Citizens Property Insurance requires flood coverage on policies insuring $400,000 or more from January 1, 2026 and on all its other personal lines policies from January 1, 2027, in any zone. Roof age and the wind mitigation form drive the wind quote.
Indigo Lakes is a mid-sized Collier Boulevard community of 427 detached homes on about 182 acres, with one association, no golf and no CDD. Its neighbors differ on scale, entitlement and developer, so we compare Indigo Lakes with them on the yardsticks the county record supports, and price an Indigo Lakes home only against Indigo Lakes sales.
Data updated: county sales recorded through October 16, 2026 (Collier County Property Appraiser); MLS figures from a Matrix export of October 29, 2026, labelled as such.

The structural rows come from our Indigo Lakes guide’s benchmark, built from Collier County’s planned unit development layer and recorded instruments. Island Walk is nearly four times the land area of Indigo Lakes; Pebblebrooke Lakes is its sibling by developer. Our county and MLS pulls for this page cover Indigo Lakes only, so we leave the neighbors’ price cells open rather than fill them from a listing site.
A neighbor’s median is not a comparable for your home: different fees, a CDD or none, golf or none and different lease rules change what a buyer pays before the house is considered. Our guides to Stonecreek, Heritage Bay and Firano at Naples carry each community’s own record and pull date, so their windows differ from this page’s. Heritage Bay is a golf community whose planned unit development sits about 0.65 mile from Indigo Lakes, and living in Indigo Lakes gives no right to its club. For the wider city, our Naples home valuation guide shows how we value elsewhere in Naples.
An Indigo Lakes value rises with the right section and plat, a finished interior, a newer roof, documented impact openings, a lake or a pool, and a list price set against the homes competing that week. It falls with an original roof, no wind mitigation form, unanswered fee questions and a first price above the closings.
Five Indigo Lakes closings on the October 29 export sold in 11 days or fewer at 99.2 to 101.7 percent of the last list price. The three longest, at 186, 245 and 337 days, closed at 78.0, 87.9 and 91.8 percent of it; the home that last listed at $1,199,000 and sat 186 days closed at $935,000. A first price above the closings sets a longer wait and a lower sale, not a higher value.
An original tile roof, no roof permit history and no current OIR-B1-1802 wind mitigation form lower what a buyer can pay, because they raise or delay the insurance quote. A reroof permit, a current form and architectural review approval for shutters, impact glass, a pergola or pool work do the opposite. We price each by the comparables that share it, not by a stock figure.
A buyer who hears about the $1,025 quarterly assessment, the 0.25 percent resale contribution, the 20-day sale approval and the 180-day lease minimum at the first showing writes a firmer offer than one who hears it at approval. The lease rule narrows the investor pool, and the overnight street parking ban from 2:00 AM to 6:00 AM matters to a buyer with more cars than garage bays.
The Freddie Mac survey put the 30-year fixed rate at 7.18 percent for the week of November 5, 2026, which sets what a financed buyer can offer. NABOR’s September 2026 North Naples single-family figures, a $932,500 median and 94.7 percent of list received, describe the wider area, not Indigo Lakes. Collier County’s preliminary flood map, released March 20, 2025, targets Summer 2027, so check your address’s preliminary zone before listing.
Your Indigo Lakes equity is the value less what comes off at closing: your loan payoff, documentary stamp tax on the deed, the negotiated brokerage fee, prorated taxes and assessment, and the estoppel. The repeat-sale record shows most long-held Indigo Lakes homes resold far above their earlier price, and some bought in 2022 or later resold below it.
Florida documentary stamp tax on the deed is $0.70 per $100 of the price and is the seller’s by Collier County custom; on an $815,000 sale that is $5,705 (our arithmetic). In Collier County the buyer customarily pays the owner’s title insurance policy and chooses the closing agent, and the contract controls. The Resale Contribution Assessment is the buyer’s under the 2024 amendment. Brokerage compensation is negotiable, and taxes and the quarterly assessment are prorated to closing.
Your closing agent orders the estoppel certificate, which confirms your account, any special assessment and the resale contribution. Section 9 of the restated Declaration requires 20 days’ written notice of a sale with the contract, and the board may interview the buyer. Florida Statutes 720.401 requires the HOA disclosure summary before the contract is signed, or the buyer may void it within 3 days after receiving it or before closing, whichever comes first; 689.302 adds the flood disclosure and 689.261 the property tax disclosure. This is information, not legal advice.
Your value still sets your insurance coverage, tells you whether a renovation pays back against your size band’s closings, and, if you are homesteaded, shows the Save Our Homes gap you keep by staying and could carry to a new Florida homestead through portability, up to $500,000.

A free in-person Indigo Lakes CMA, a comparative market analysis, is a visit from Jesse or Marc followed by a written range built from the recorded sales in your section and plat, the MLS closings nearest your size, the competing listings and your flood zone by address, with no obligation and in confidence.
You are working with Top 1% Real Estate Agents Nationally Since 2008, and the range lists every Indigo Lakes sale we tracked and used, with its month and street, and with county and MLS figures never blended. A CMA is a licensee’s opinion of value, not an appraisal.

★★★★★ “Marc was an absolute joy to work with. From our first contact with him until our closing date, he kept us well informed about everything that was going on with our listing. His initial marketing and listing presentation was impressive and he delivered on everything that he promised us. He sold our house in record time, even in a tough market with lots of short sales and foreclosures in the area. We would absolutely highly recommend Marc and will certainly be repeat customers!!” Verified Zillow review
★★★★★ “Marc is prepared to assist you in any area of real estate,buying,selling,renting..ect. He and his team make the process stress free and if you prepare your home for the market and are realistic on the value of your property, then you better be prepared to move because Marc will sell your home. Thanks again Marc for selling our home, finding us a community to build a home, and also finding us a place to rent until our home is built(on the same street we lived on). Like I said the first time we talked ..YOU ARE THE MAN.” Verified Zillow review
★★★★★ “Marc and Jessie were a great team to work with. They had excellent insight into the market and directed us through a very smooth sale of our Condo in Florida. Given the market competition, we felt that this team did a great job overall. I would highly recommend them.” Verified Zillow review
These are the questions Indigo Lakes owners ask about value, answered from Collier County’s recorded sales through October 16, 2026, the Southwest Florida MLS (Matrix) export of October 29, 2026, our Indigo Lakes guide, the association’s recorded documents, Florida statutes and FEMA. For your own home, call Jesse direct at (239) 898-6072.
What the recorded sales in your section and plat, and the MLS closings nearest your size, support against the listings competing with you now. We tracked 15 county sales in the last twelve months, from $605,000 to $1,150,000, so no single median places your home.
On Collier County’s record, $815,000 across 15 sales recorded October 17, 2025 to October 16, 2026: $760,000 for 12 Indigo Lakes section homes and $1,125,000 for 3 Indigo Preserve section homes. The MLS export of October 29, 2026 shows 14 closings at $825,000, over a different window.
They count different things over different dates: recorded deeds, MLS closings, one section or both, older or newer windows. Our guide’s September 22, 2026 pull printed a different median; this page uses the October 29 export and the county file through October 16, 2026.
The Indigo Preserve section recorded 3 sales in twelve months, at $1,050,000, $1,125,000 and $1,150,000, and 6 sales at a $1,137,500 median over 24 months, county record. Its recorded 3,000 and 3,500 square foot minimums make its homes large, which is most of its premium.
A median of $292 per living square foot across 14 MLS closings on the October 29, 2026 export: $287 in the Indigo Lakes section and $336 for the three Indigo Preserve section closings. Individual closings ran from $211 to $388 a foot, too wide a band to price one home from.
Four Indigo Lakes section homes of 1,921 to 2,278 square feet closed between $605,000 and $675,000 on the October 29, 2026 MLS export. Three sold in 34 days or fewer; the fourth took 337 days and closed at 91.8 percent of its last list price.
A median 93.8 percent of the last list price across 14 MLS closings, 91.8 percent in the Indigo Lakes section and 95.9 percent in the Indigo Preserve section, October 29, 2026 export. Measured against the last list price, it understates the gap from an original ask.
A median 54.5 days on market across 14 MLS closings. Five sold in 11 days or fewer near or above the last list price; three took 186, 245 and 337 days and closed at 78.0, 87.9 and 91.8 percent of it.
On October 29, 2026 the MLS showed 8 active listings at a $749,375 median list, from $629,999 to $1,299,999, and 2 pending: about 6.9 months of supply (our arithmetic). Inventory changes weekly, so call us for today’s list.
No public record counts Indigo Lakes lake lots, so no honest community-wide lake premium exists. We value a lake home against closings that shared a lake, and the recorded fence and lake easement rules come with the lot.
Often, but no public record counts Indigo Lakes pools, so we print no stock premium and compare a pool home with pool closings of similar size and section. In the Indigo Preserve section a pool must be concrete.
It removes a discount more than it adds a premium. With MLS year built dates of 2001 to 2006, an original tile roof is about 20 to 25 years old, and a buyer’s insurer will ask. A reroof permit and a current wind mitigation form make the home easier to insure and to buy.
It changes which sales compare. Over 60 months plat medians ran from $677,500 on Indigo Lakes Unit 3 to $882,500 on Unit 4, and $1,137,500 on the Indigo Preserve plat, county record. Those medians carry home size and age inside them.
The county record does not show a fall: the Indigo Lakes section median was $795,000 for 2025 and $807,500 for 2026 through October 16, on 13 and 10 sales. The MLS shows a market that pays for the right price. We describe the record; we do not forecast it.
The Indigo Lakes section median rose from $435,000 in 2016 to $795,000 in 2025, and the Indigo Preserve section median from $630,000 to $1,137,500, county record. Most of the rise came in 2021 and 2022.
Some did. Of the 12 repeat-sale pairs whose first sale was in 2022 or later, 5 resold for less, by 4.4 to 11.9 percent, and 7 for more. A pair does not show money spent in between.
Usually, if you have homesteaded for years: the Save Our Homes cap resets and the home is reassessed at just value the January 1 after closing. The 2026 rate is 10.3696 mills, about $1,036.96 per $100,000 of taxable value before exemptions (our arithmetic).
$1,025 a quarter, $4,100 a year, in 2026, from the association’s recorded Claims of Lien; it was $675 in 2022, $775 in 2023, $975 in 2024 and $1,025 in 2025. No 2027 figure is published that we could reach.
The buyer, at closing, under the amendment recorded February 26, 2024, which replaced a flat $1,000. At the $815,000 county median it is $2,037.50 (our arithmetic). Co-owner, estate planning, inheritance and foreclosure transfers, and an owner buying another Indigo Lakes home, are exempt.
No. Collier County’s CDD layer shows no district at Indigo Lakes, and there is no Indigo Preserve sub-association: every lot carries a 1/427th share of the one master assessment.
Yes. The 2016 restated Declaration allows at most two leases a calendar year, each from 180 days to one year, with association approval on 20 days’ notice and natural-person tenants only, so an investor prices an Indigo Lakes home as an annual rental.
Indigo Lakes home sites sit in Zone X or shaded Zone X on the county-hosted FEMA layer, none in Zone AE or AH, so no federal flood mandate applies to a home site. Confirm your address on the FEMA Flood Map Service Center and check the preliminary map.
Indigo Lakes is in Collier County Hurricane Evacuation Zone E and outside the Coastal High Hazard Area. A flood zone and an evacuation zone are different maps, and a buyer will ask about both.
Yes. Section 9 of the restated Declaration requires 20 days’ written notice of the sale with a copy of the contract, and the board may require a personal interview of the buyer.
Florida caps what an association can charge for the estoppel certificate a sale needs: no more than $299 on a current account, plus $119 if it is rushed within 3 business days and up to $179 more if the account is delinquent (Florida DBPR’s adjusted amounts under sections 720.30851 and 718.116, next update due by July 1, 2027).
In Collier County the buyer customarily pays the owner’s title insurance policy and chooses the closing agent; the contract controls. The seller customarily pays documentary stamp tax on the deed at $0.70 per $100.
In every part of the year on a small base: in the twelve months to October 16, 2026 the county recorded 3 sales in January 2026, 3 in March 2026, 2 in May 2026 and one in each of seven other months. Price did more than timing on this record.
A comparative market analysis is a licensee’s opinion of value from comparable sales and competing listings. An appraisal is a certified valuation by a state-licensed or certified appraiser, which a lender, a court or an estate may require.
No. This page covers the gated Indigo Lakes off Collier Boulevard in Naples 34119, with the Indigo Preserve section inside it. The Indigo Lakes in Coconut Creek, Broward County, is a different community whose records are often confused with this one.
