Grand Palm Village at The Vines coach homes sold for $260,000 to $413,000 in the last 24 months, so the honest answer to "what is my home worth" starts with which of the village's two floor plans you own and what the recent closings for that plan actually were. This valuation guide sits beside our full Grand Palm Village at The Vines neighborhood guide, which covers the history, the recorded declaration and the rules, and it shows how we turn 10 MLS closings in 24 months and the county's recorded sales into a number for one address inside The Vines.

A Grand Palm Village at The Vines coach home is worth about what similar homes in your plan closed for recently: a $294,950 median across 10 MLS closings in 24 months, with 1,437 square foot homes at a $289,950 median, before adjusting for condition, updates and position. Your number comes from your own address, not the village median.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026).
The table groups the last 24 months of MLS closings by the size the MLS printed, and names the window beside every figure. Counts are tiny, so read each row as a description of those sales and not as a rule.
| MLS living area | Closings, 24 months | Sold prices | Median sold | Median $ per sq ft | Median days on market |
|---|---|---|---|---|---|
| 1,332 | 1 | $295,000 | $295,000 | $221.47 | 136 |
| 1,437 | 6 | $265,000 to $305,000 | $289,950 | $201.77 | 40 |
| 1,584 | 2 | $260,000 and $325,000 | $292,500 | $184.66 | 119.5 |
| 1,626 | 1 | $413,000 | $413,000 | $254.00 | 22 |
| All sizes | 10 | $260,000 to $413,000 | $294,950 | $205.20 | 50.5 |
The MLS marks the same 1,437 square foot plan as either a three-bedroom or a two-bedroom with a den, and the label does not by itself change the price. In the last 24 months, 7 closings were labeled three-bedroom, two-bath at a $294,900 median, 2 were two-plus-den at $265,000 and $413,000, and 1 was a two-bedroom at $295,000.
The 24-month range runs from $260,000 to $413,000, a spread of $153,000 between the lowest and highest closing, and the median sits in a tight cluster around $295,000. The cluster is what a typical coach home brought in the last year, and the outlier is the December 2024 sale at $413,000. A median tells you where the middle of the record is, and your home may sit above or below it for reasons the median hides.
The fastest start is the valuation form at the top of this page or our free home valuation. Jesse then follows up with a written comparable set from the MLS record, the four live competitors and your net sheet, and we walk the home if you want a number you can list on.
We value a Grand Palm Village at The Vines home in nine steps: confirm the plan and legal form, confirm living area, select the comparable closings, adjust for time, condition and position, read the flood zone, add the fee stack and test the number against the live competition. Each step is a choice the record lets us document.
Grand Palm is a Chapter 718 condominium, so you own the unit and a share of the common elements, and the association maintains the exterior and the grounds. The unit's plan, 1,332 or 1,437 square feet on the county roll, starts the comparable set. A 718 unit is priced with the association's budget, reserves and rules in view.
The roll records two sizes, while the MLS printed 1,332, 1,437, 1,486, 1,584 and 1,626 square feet across the last 16 closings. We confirm your unit's size against the recorded unit before we compute price per square foot, because a mismatched size changes the per-foot figure without changing the home.
For a 1,437 square foot coach home the core set is the 6 closings of that size in the last 24 months, $265,000 to $305,000. For a 1,332 square foot home it is the single 24-month closing at $295,000 plus the August 2024 closing at $460,000 from the 60-month window, which shows why we treat older sales as history. A set this small is read sale by sale.
The village's MLS median fell from $447,500 in 2024 to $294,950 in 2025 and $265,000 in 2026, so a sale's date is an adjustment as large as its condition. We weight the 2025 and 2026 closings most and use earlier sales to show the direction, not to set the price.
The buildings are 31 to 35 years old unless work has been done. We ask about the roof's replacement record, the air conditioning, the water heater and the windows and sliding doors the declaration puts on the owner, and we price a renovated kitchen and floors separately from an original one. The MLS does not tag condition, so this step is judgment, made in the home.
All units are corner units with a wrap-around lanai, and the buildings overlook the first, second, third and ninth holes of the Estero Country Club course, but the public record does not assign a view to an address. We walk the unit and price a fairway outlook, a first-floor patio or a second-floor cathedral ceiling only when we see it.
FEMA's map shows Zone X at our Grand Palm test point, so the typical unit's flood zone does not add an insurance cost on the map alone. It still belongs in the file, because buyers ask and lenders sometimes require coverage.
A buyer underwrites the village assessment (not published), the master assessment (not published), the club ($15,000 once and about $5,781 a year at the Social tier), a two-quarter capital contribution, tax and insurance. A price that looks high beside a condominium outside the gate may be fair once the stack is added.
Four homes were active on September 29, 2026, at $218,000 to $265,000 and 43 to 209 days on market. A fair value that sits far above all four competes against a home that has already waited.
Grand Palm Village at The Vines has 80 coach homes, 8 MLS closings in the last 12 months and 4 homes for sale on September 29, 2026 at a $232,000 median ask. A written valuation from the closings in your plan shows where your home sits before you decide anything.

| Apr 2025 | 3 and 2 | 1,437 | $325,000 | $285,000 | 87.7% | 41 |
| Dec 2024 | 2 plus den and 2 | 1,626 | $425,000 | $413,000 | 97.2% | 22 |
The highest closing in the window was $413,000 for a 1,626 square foot two-plus-den in December 2024, and the lowest was $260,000 for a 1,584 square foot three-bedroom in March 2026 after 63 days and a list price of $299,500. The bottom closed at 86.8 percent of list, the lowest ratio in the window, so a high list price can cost more than a patient one.
Every closing in the window carried two baths. The bedroom label moves between three-bedroom, two-bedroom and two-plus-den for the same 1,437 square foot plan, and the prices overlap: the three-bedroom closings ran $265,000 to $305,000 and the two-plus-den at 1,437 square feet closed at $265,000. The label is not the driver here, plan, date and condition are.
| Closed | Beds and baths | MLS living area | List price | Sold price | Sold-to-list | Days on market |
|---|---|---|---|---|---|---|
| Aug 2024 | 2 and 2 | 1,332 | $485,000 | $460,000 | 94.8% | 117 |
| Feb 2024 | 3 and 2 | 1,437 | $474,997 | $465,000 | 97.9% | 6 |
| Jan 2024 | 2 plus den and 2 | 1,437 | $449,999 | $435,000 | 96.7% | 33 |
| Jun 2023 | 2 plus den and 2 | 1,437 | $375,000 | $350,000 | 93.3% | 0 |
| May 2023 | 2 plus den and 2 | 1,437 | $450,000 | $440,000 | 97.8% | 0 |
| Apr 2023 | 2 and 2 | 1,486 | $395,000 | $370,000 | 93.7% | 51 |
The earlier six closed at $350,000 to $465,000, which is why the 60-month median of $315,000 sits above today's. A buyer or an appraiser who reads the 2023 and 2024 sales without the date will overshoot.
The Lee County Property Appraiser's qualified recorded sales go back to 1991 and show 9 sales since September 29, 2025 at a $294,900 median, close to the MLS median. Since January 1, 2024 the county shows 15 qualified sales from $221,286 to $465,000 at a $299,000 median, two more than the MLS carried, which tells us the MLS pull misses a few sales. County prices are recorded deed prices and are never compared with MLS price per square foot.
We can show every closing above because each is in the public MLS record. We cannot show a Grand Palm sale we represented, because none is on file, and we say so rather than borrow a neighbor's result.
Grand Palm Village at The Vines values rose sharply to 2024 and fell back since: the MLS median was $370,000 in 2023, $447,500 in 2024, $294,950 in 2025 and $265,000 in 2026 to date, and the county's qualified median rose from $231,250 in 2021 to $435,000 in 2024 before falling to $265,000 in 2026.

The county file also carries 2012 to 2017 medians between $153,000 and $219,750, which puts 2024's $435,000 at roughly double anything the village saw in that stretch. Small counts move medians, so we describe direction and scale, not a precise rate.
In 2023 two homes sold in zero days, at $350,000 and $440,000. In 2024 the four closings took a median 27.5 days at 96.9 percent of list. In 2025 the median was 88.5 days and in 2026 it was 60. A seller who bought in 2023 or 2024 may find today's number well below the price they remember, and a valuation is the place to face that.
Part of the fall is price and part is mix: 2026's closings include two 1,584 square foot and several 1,437 square foot homes at $260,000 to $305,000, and the MLS cannot tag the condition of each. The club and fee stack, insurance and the buildings' age are the context buyers cite, and none of them is in the price history. We do not pretend to know the cause from a sample this small.
If you bought in 2021 or 2020, your purchase was near the county's $231,250 and $225,000 medians, and today's price is above it. If you bought in 2023 or 2024, your purchase was near the peak, and today's price is below it. Compare your purchase price with the year's median before you assume a loss or a gain, and bring closing costs into the math.
A Grand Palm Village at The Vines home is priced by plan and size first, then by condition and position, then by the sold-to-list pattern of the last 24 months, which shows that buyers paid a median 95.9 percent of the final list price. The same 1,437 square foot plan spread $40,000 across six recent closings.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026).
The 1,437 square foot plan is 68 of the 80 parcels, so most of the pricing evidence is one plan. In the last 24 months its six closings ran $265,000 to $305,000 at a $289,950 median and about $202 per square foot, and its 60-month history of ten closings has a $302,000 median. The 1,332 square foot two-bedroom is 12 parcels, with one closing in 24 months at $295,000, about $221 per square foot, after 136 days, and three of the four current asking prices are that plan.
The association says every unit is a corner unit and that the buildings overlook the first, second, third and ninth holes of the Estero Country Club course, but the record does not say which building faces which fairway, and the county roll carries no view field. We therefore do not apply a view premium from the data. When we walk a home with a fairway or lake outlook, we price it against the closings and explain the adjustment in writing, and when a home has no outlook we say that too.
The 1,437 square foot closings at $265,000 to $305,000 show the width of the band inside a single plan: a $40,000 spread, about 14 percent of the plan's median. Buyers pay for new kitchens, floors, screens, air conditioning and a documented roof history, and the MLS does not tag any of them. We compare a renovated home with the closings closest in size and date before we move the number.
Seven of the 10 closings sold below the final list price and three at list. The median dollar gap between final list and sold price was $12,950 across the 10, and the two largest discounts, 86.8 and 87.7 percent of list, were homes listed at $299,500 and $325,000 that closed at $260,000 and $285,000. A price that starts near the closings tends to close near its ask.
The 24-month median is 50.5 days and the mean 66.5, with a range of 4 to 176. The three homes that sold at list took 4, 6 and 176 days. Seven of 10 closed in 63 days or less, and the three that took 118, 136 and 176 days had listed at $319,900, $315,000 and $325,000. Days on market is the clearest signal of a list price above the record.
Online estimates miss on Grand Palm Village at The Vines homes because an automated model sees a few sales a year, cannot see a lanai, a kitchen or a lease, and cannot price a club membership. The same 1,437 square foot plan sold at $435,000 in January 2024 and $265,000 in February 2026, a spread no model reads well.
An automated valuation model takes the recorded facts of a property and nearby sales, and produces a number with a confidence band. In a village with 8 to 10 sales a year the nearby sales are few, old or from a different plan, so the band is wide.
A portal's estimate, such as the Zestimate, is one such model, and we do not link to it or use its data. It has no way to know that Grand Palm buyers must join Estero Country Club, that the village fee is unpublished, or that a 2024 closing belongs to a different market. The estimate is a starting point for curiosity, not for a listing price.
A model cannot see the roof's age, a renovation, a wind mitigation form, a lease with a tenant in place, whether a unit is first or second floor, or the association's reserve position. Each can move a buyer's offer by thousands of dollars.
The Lee County 2026 roll carries a median just value of $287,005 and a median assessed value of $261,790 for the village, and the roll's market value divided by sale price has a median of 0.96 across the 15 county sales since 2024. The roll is a tax record and follows its own rules, so it is a cross-check, not a price.
Keep it, and compare it with the closings in this guide. If it sits above the closings for your plan, ask what it saw that the record does not. If it sits below, ask the same. Then call Jesse at (239) 898-6072 for the written version.
Grand Palm Village at The Vines values sit well below Southwind Village at The Vines values: a $294,950 24-month median on 10 closings against Southwind's $404,500 on 10, a gap of $109,550, because Southwind's homes are larger and newer while Grand Palm offers a two-car garage and a lower entry price.

The gap is about product. Southwind's homes measure 1,589 and 1,805 square feet on the roll against Grand Palm's 1,332 and 1,437, they were built 1995 to 2001 against 1991 to 1995, and Southwind has a 2020 concrete tile roof on record. Per square foot the picture narrows: Grand Palm's 24-month median is $205.20 and Southwind's is $237.26.
A buyer who wants the lower price, two garage spaces or a 30-day rental tends to fit Grand Palm. A buyer who wants more square footage, a newer building and a recorded roof tends to fit Southwind. The gate, the master association and the club requirement are the same. To see the neighbor's side, read Southwind Village at The Vines.
A Grand Palm value should not be lifted toward Southwind's median, and a Southwind value should not be pulled toward Grand Palm's. We use the other village as a buyer's alternative, not as a comparable.
Grand Palm Village at The Vines is second-lowest of the five villages we benchmark, with a $294,950 median on 10 closings in 24 months. Only Lost Creek, at $272,500 on 4 closings in the hub's window, is lower, and Silver Oak and Fairway Bend sit at roughly $490,000 to $540,000 on small samples.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026).
| Village | Units | Regime | Built | MLS closings, 12 months | MLS closings, 60 months | Median |
|---|---|---|---|---|---|---|
| Grand Palm Village at The Vines | 80 | Condominium | 1991 to 1995 | 8 | 16 | $294,950 (24 months, n=10) |
| Southwind Village at The Vines | 84 | Condominium | 1995 to 2001 | 6 | 21 | $404,500 (24 months, n=10) |
| Silver Oak Village at The Vines | 64 | Homeowners' association | 1991 to 1998 | 5 | 11 | $540,000 (hub window, n=5) |
| Fairway Bend Village at The Vines | 60 | Homeowners' association | 1991 to 1996 | 2 | 13 | $492,000 (hub window, n=3, small sample) |
| Lost Creek Village at The Vines | 48 | Homeowners' association | 1986 to 1989 | 4 | 14 | $272,500 (hub window, n=4, small sample) |
Every village in The Vines shares one gate and one club requirement, so the buyer with a Grand Palm budget is usually also looking at Lost Creek Village at The Vines, an older homeowners' association village where the owner holds the land under the house, and at Southwind. The buyer with more to spend looks at Silver Oak Village at The Vines, detached golf villas, and Fairway Bend Village at The Vines, one-story attached villas.
The hub's medians for Silver Oak, Fairway Bend and Lost Creek cover a window ending August 26, 2026, so they are not the same window as Grand Palm's 24 months. A valuation in an HOA village also runs under Chapter 720, not 718, so the documents, the estoppel statute and the buyer's rights differ.
The live competition for a Grand Palm Village at The Vines home on September 29, 2026 was four listings at $218,000 to $265,000, a $232,000 median, and each asks below the 24-month median. Three are 1,332 square foot two-bedrooms and one is a 1,437 square foot three-bedroom listed at $245,000 after 209 days.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026).
| List price | Bedrooms and baths | MLS living area | Days on market |
|---|---|---|---|
| $265,000 | 2 and 2 | 1,332 | 126 |
| $245,000 | 3 and 2 | 1,437 | 209 |
| $219,000 | 2 and 2 | 1,332 | 75 |
| $218,000 | 2 and 2 | 1,332 | 43 |
The median ask is $62,950 below the $294,950 median closing, but the mix differs: the single 1,332 square foot closing in 24 months sold at $295,000 after listing at $315,000, and the actives of that plan ask $218,000 to $265,000. Read the gap as a difference between the homes listed and the homes that sold, not as a forecast of where they will close.
If you own the 1,437 square foot plan, the $245,000 three-bedroom is your only direct competitor, and its 209 days say buyers have not paid that price yet. If you own the 1,332 square foot plan, you compete with three listings that range from 43 to 126 days. A valuation names which of them is yours.
The best time to value a Grand Palm Village at The Vines home is before you choose a listing date, because 8 of the 10 closings in the last 24 months closed from October through March and the record moves quickly between years. A valuation in late summer gives you time to fix and document before winter.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026).
Closings in the last 24 months: December 2024 (1), April 2025 (1), October 2025 (2), December 2025 (1), February 2026 (2), March 2026 (2) and August 2026 (1). Eight fell from October to March.
A sample of 10 cannot prove a season, but listing ahead of January puts a documented home in front of the winter buyers. The valuation tells you what the home would bring now, and you decide whether to go now or wait.
Update it when you plan to list, when a comparable closes or when something in the building changes. With 8 closings a year, one new sale can move the median by several thousand dollars.
A buyer's costs in Grand Palm Village at The Vines reduce what they can pay for the home: the village and master assessments, Estero Country Club membership, a two-quarter capital contribution at closing, property tax and insurance all sit on top of the price, and only the club layer is published in full.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026; Lee County Property Appraiser recorded sales through July 29, 2026).
The club's Social tier lists $3,000 in membership contribution and a $12,000 capital fee, $15,000 once, with annual operating dues of $3,680, capital dues of $673, a clubhouse renovation assessment of $1,308 and a hurricane reserve of $120, about $5,781 a year before a food and beverage minimum of $625 for one member or $1,250 for two or more. The schedule file we fetched returned not found on September 30, 2026, so confirm every number with the club at (239) 267-7000.
No public source states the village assessment or the master assessment, and the county roll carries none. The estoppel from the association's manager states the village amount, so we recommend you have it in hand before you price. A buyer who sees an unknown fee discounts for the risk.
The county's 2026 median assessed value is $261,790 and the median just value $287,005. A sale can reset a buyer's assessment, which Section 689.261 requires the buyer to be told, so a buyer should not rely on your bill.
FEMA shows Zone X at our test point, and Citizens' 2026 Lee County average condominium unit-owner policy is $1,459, falling 7.0 percent to $1,356, with wind-only at $2,617 falling 7.8 percent to $2,413. These are county averages, and an inland Zone X condominium should benchmark below them. A high quote is the most common reason a Florida condominium sale is renegotiated.
The Florida rules that shape a Grand Palm Village at The Vines sale price are the deed stamp tax, the owner's title premium, the condominium disclosure and cancellation window in Section 718.503, the estoppel cap in Section 718.116, the NAR settlement and the exemption from milestone inspections. Each changes what you net or what a buyer will pay.
The deed stamp is $0.70 per $100 and the owner's policy is promulgated at $5.75 per $1,000 to $100,000 and $5.00 per $1,000 above, and in Lee County the seller customarily pays both. At $294,950 that is $2,065 and $1,550 (Source: Florida Department of Revenue, documentary stamp tax). The contract controls.
Grand Palm is a condominium under Chapter 718, so the buyer's documents come under Section 718.503, with a 7-day cancellation window that excludes Saturdays, Sundays and legal holidays and ends at closing (Source: Florida Statutes 718.503). Section 720.401 does not apply to condominium associations, so a Grand Palm seller does not owe the homeowners' association summary. The master association's own resale paperwork runs in parallel. This is information, not legal advice.
Section 718.116 requires the association to deliver an estoppel within 10 business days of a written request and caps the fee, which our cost pack records at $299 for a current account in 2026. The certificate is valid for 30 days.
Section 689.261 requires a property tax disclosure summary at or before contract, and Section 689.302 requires the seller's flood disclosure at or before the time the contract is executed (Source: Florida Statutes 689.302).
Since August 17, 2024, commissions are negotiable, buyer-agent compensation cannot be advertised in the MLS and a buyer's agent needs a written agreement before touring (Source: NAR settlement FAQs). A seller may still offer compensation off the MLS, and a value that includes a buyer-agent offer nets less than one that does not.
Every Grand Palm building is a four-unit, two-story building, which Sections 553.899 and 718.112 exclude from the milestone inspection and structural integrity reserve study. Reserves remain a member vote, so a buyer still reads the budget.
Four things move a Grand Palm Village at The Vines number before you list: fixing what an inspector will flag, refreshing what a buyer sees first, gathering the documents and knowing the rules a buyer will read. Start six to eight weeks before you list, and ask for a valuation before and after.
A 1991 to 1995 coach home draws questions about the roof, air conditioning, water heater, windows and sliding doors. Service records and a wind mitigation form answer them, and a documented repair costs a seller less than a buyer's credit for the unknown.
The great room, kitchen, lanai and garage. Keep window treatments white or off-white where they show from outside, and keep the garage tidy, because the two-car garage is a selling point.
The declaration and amendments, rules revised April 15, 2019, the budget and reserve schedule, the estoppel order and the club schedule. A buyer who can read them on the first visit offers sooner.
The 180-day leasing cap for owners who took title after April 19, 2012, the pet limits, the architectural review rules and the club membership requirement. Put the answers in the listing.
You will net about $274,000 from a $294,950 Grand Palm Village at The Vines sale if you pay a 2.75 percent listing commission, offer a 2.5 percent buyer-agent compensation and pay the Lee County customary costs, before any mortgage payoff or tax proration, and about $281,500 without a buyer-agent offer. These are estimates.

These are estimates for illustration. They exclude any mortgage payoff and the property tax proration, which depends on the prior year's bill and the closing date, and the contract controls who pays each line.
Owners who took title after April 19, 2012 may rent a Grand Palm Village at The Vines home for at most 180 days in any 12 months, so the comparison is a half-year rental against a sale at about $294,950. Owners who bought before the amendment recorded are not bound by the cap.
A lease may run 30 days to six months, no more than two leases in 12 months, two persons per bedroom, no pets for lessees and a copy of the lease to the board. Nightly and weekly rentals are not permitted on our reading of the recorded text.
The valuation tells you what a sale would net, and you compare it with the rent you could collect in 180 days less the fee, the club dues and the other carrying costs. Many owners use that comparison to decide.

Not by itself, but a home priced, documented and photographed before January meets the winter buyers first. Eight of the 10 closings in 24 months closed from October through March (Southwest Florida MLS, September 29, 2026).
The record is too thin to say. The single 1,332 square foot closing in 24 months sold at about $221 per square foot and the 1,437 square foot median was about $202, so the smaller plan did not price lower per foot in this sample.
Read the closings for your plan and compare your price with them, then the photographs and documents. A coach home listed at $315,000 waited 136 days and closed at $295,000.
Gather the declaration, budget and rules now, and order the estoppel when you have a contract, because it is valid for 30 days.

A Grand Palm Village at The Vines specialist matters for a valuation because the price is set by 16 closings in five years, a recorded declaration and a club schedule, and an agent who has not read them will value from a portal estimate. We read the record before the first conversation.
Jesse has worked in Southwest Florida real estate since October 2004 and runs pricing, data and the association and closing paperwork. He takes valuation calls at (239) 898-6072.
Marc walks the home, talks to buyer agents and coordinates inspections, and works with buyers comparing Grand Palm with the rest of The Vines at (239) 287-5873.
A general agent may value a Grand Palm home from Southwind's larger homes, may not know the 180-day leasing cap or the capital contribution, may skip the club schedule and may rely on a portal estimate that misses the 2024 to 2026 change.
Many Grand Palm Village at The Vines owners also buy, and we coordinate both sides so you are not carrying two homes longer than you choose. Marc leads buyer representation, and a written buyer agreement is now required before a buyer's agent tours a home.
Coordinate closing dates, decide whether to list first or contract first, and ask about a rent-back. Call Marc at (239) 287-5873 and read how we represent buyers in Southwest Florida.

These are the questions Grand Palm Village at The Vines owners ask most about value: what a home is worth, how the number is built, what the paperwork costs and who pays it. Each answer rests on the records cited on this page, and where a fee or rule is not public, the answer says so.
Start from the 10 MLS closings in the last 24 months at a $294,950 median, from $260,000 to $413,000, then adjust for plan, condition and position. The 1,437 square foot plan's median was $289,950 on 6 closings. A written valuation from Jesse at (239) 898-6072 replaces the range with your number.
The median MLS price per square foot is $205.20 over 12 and 24 months, $208.07 over 36 and $216.86 over 60, each computed sale by sale from MLS living area. The 24-month closings ran from $164 to $254 per square foot, which is why a village median does not price one home.
It is a good starting point for a typical 1,437 square foot home, not a price. Condition, updates, position and timing move a home above or below it, and the same plan closed between $265,000 and $305,000 in 24 months. We price from your address.
Eight closed in the Southwest Florida MLS in the 12 months to September 29, 2026, for $2,308,900 in total volume, between $260,000 and $325,000. The county file shows 9 qualified recorded sales in the same window, the difference being how each source counts.
The median is 50.5 days on market over 24 months and 61.5 over 12 months, with closings from 4 to 176 days. Seven of the 10 closings took 63 days or less, and the three slowest had listed above where they closed.
Falling since 2024. The MLS median was $447,500 in 2024 on 4 closings, $294,950 in 2025 on 4 and $265,000 in 2026 on 5, and the county median moved from $435,000 to $265,000. Each year is a small sample, so read the direction and not the decimals.
By its own plan. The 1,437 square foot plan has six closings in 24 months and the 1,332 square foot plan has one, so we read older sales and the four live competitors for the smaller plan and say plainly that the evidence is thin.
It can. A first-floor unit has nine-foot ceilings in the living areas and a second-floor unit has cathedral ceilings in the great room, per the association's village page, but the public record does not price either. We walk the unit and explain any adjustment in writing.
As a curiosity, not a price. With 8 to 10 sales a year, an automated estimate has few comparables and cannot see updates, the lanai or a lease in place. The same plan sold at $435,000 in January 2024 and $265,000 in February 2026.
A comparative market analysis is an agent's opinion of value built from comparable closings, adjusted for differences, with the live competition beside it. For Grand Palm Village at The Vines we use the closings for your plan and show each adjustment.
An appraisal is a licensed appraiser's opinion of value for a lender, and a valuation from us is an agent's opinion for a listing decision. A Grand Palm Village at The Vines lender's appraiser will use the same closings, so we price to what an appraiser can support.
Usually, when the price follows the recent closings. The record shows buyers paying a median 95.9 percent of the final list price, so a contract near the closings is easier to support than one near the highest sale. If an appraisal comes in low, we negotiate from the closings.
The 2026 roll's median just value is $287,005 and the median assessed value $261,790, and the roll's market value divided by sale price has a median of 0.96 across 15 county sales since 2024. The roll is a tax record and a cross-check, not a price.
It sits in the price as a cost. Membership is mandatory for a new owner and the Social tier lists $15,000 once and about $5,781 a year before the food and beverage minimum, per our research of the club's May 2026 schedule, so a buyer subtracts it from what they will pay.
The fee is not published, so a buyer treats it as a risk. The estoppel states it, and a seller who shows the estoppel, the budget and the reserve schedule early usually gets fewer discounts for the unknown.
No. The Vines has no community development district, municipal service taxing unit or municipal service benefit unit on its tax roll, per the Lee County special districts list and the state's official list, so a Grand Palm tax bill carries no bond assessment.
The declaration, articles, bylaws and rules, the annual financial statement and budget and, on request, the frequently asked questions document, under Section 718.503, plus the estoppel and the master association's resale documents. The buyer has a 7-day cancellation window that ends at closing.
The contract decides, and the statute lets the requesting party be charged the capped fee. Our cost pack records $299 for a current account in 2026 under Section 718.116, and Lee County custom treats the estoppel as a seller cost. Order early on a Grand Palm Village at The Vines sale.
The seller customarily pays both, and the contract controls. On a $294,950 Grand Palm Village at The Vines sale the deed stamps are $2,065 and the promulgated owner's premium about $1,550.
At $294,950, estimated costs are about $20,774 with a 2.75 percent listing commission and a 2.5 percent buyer-agent offer, leaving about $274,176 before payoff and tax proration, and about $281,550 without the buyer-agent offer. Commissions are negotiated, so these are estimates.
Yes. Since the NAR settlement took effect on August 17, 2024, there is no standard rate, buyer-agent compensation cannot be advertised in the MLS, and buyer agents need a written agreement before touring. A Grand Palm Village at The Vines seller may offer compensation off the MLS.
No. Sections 553.899 and 718.112 exclude a four-family dwelling of three or fewer habitable stories, and every Grand Palm Village at The Vines building is a four-unit, two-story building. Reserves still apply, and buyers ask for the budget.
FEMA's map shows Zone X at our test point, which is outside the special flood hazard area, so the map does not add a lender requirement. It is a map reading, not an elevation certificate, and your unit's documents and insurance quote decide your file.
It can lower a buyer's discount more than it raises the price. Roof and air-conditioning records answer the age question for buyers and insurers, and the association, not you, owns the roof question in a condominium. Ask the manager for the roof record.
Only what the closings support. The same plan closed from $265,000 to $305,000 in 24 months, so condition matters, but the record cannot price a remodel. We compare renovated and original homes of the same size and date before we recommend spending.
When you plan to list, when a comparable closes or when something in the building changes. With 8 Grand Palm Village at The Vines closings a year, one sale can move the median by thousands of dollars.
Eight of the 10 closings in 24 months closed from October through March, but the sample is small and we claim no rule. Listing in the fall with the documents ready meets the winter buyers first.
Yes, within limits. Owners who took title after April 19, 2012 may lease for 30 days to six months, twice in 12 months and at most 180 days in 12 months. A valuation lets you compare a sale with what a half-year rental would bring after costs.
The buyer's assessment can reset after the sale, which is why Section 689.261 requires a disclosure that the seller's taxes are not a guide. Your own tax, insurance and deed questions belong with a tax professional.
It depends on your basis and use. The IRS home sale exclusion is up to $250,000, or $500,000 for joint filers, if you owned and lived in the home for two of the last five years. This is general information, not tax advice.
Yes. About 38 percent of Grand Palm parcels list an out-of-state mailing address, and we work with owners remotely, from the valuation to the estoppel and the closing.
Grand Palm's 24-month median is $294,950 against Southwind's $404,500, each on 10 closings, because Southwind's homes are larger and newer. Grand Palm has a two-car garage and a short-lease rule. See the comparison above and the Southwind neighborhood guide.
