What's Your Genova Home Worth?

Your Home Valuation

Thank You! We are going to prepare a customized report with information on the value of your home.
View Our Listings

By Jesse McGreevy and Marc Comisar, Domain Realty. Updated November 2026.

What is your Genova home worth? Twelve Genova homes closed on the Southwest Florida MLS in the last 12 months at a $390,000 median, from $325,000 to $764,000, and the answer for your unit depends on which of six floor plans you own, which building and floor it sits on and what it looked like on the day it sold. This valuation guide sits beside our full Genova community guide, which covers the history, the three-entity governance, the amenities and the storm record. If you are still comparing listing teams, our guide to the best real estate agents in Estero sets the options side by side on the public record.

The Genova seller guide covers pricing, marketing, costs and the law of a sale. This valuation page covers the value itself, and the Genova buyer guide shows the other side of the table.

Valuing a home elsewhere in the village? Our guides to Estero home valuation, Meadows of Estero home valuation and Lakes of Estero home valuation apply the same record-first method. Want a number now? Start with our free home valuation, and if you are also planning to sell, our Estero seller guide covers the listing side.

Why McGreevy and Comisar Are the Best Realtor for Genova

McGreevy and Comisar are the best realtor for valuing a Genova condominium because we value each home against closed sales of its own floor plan, read the documents that move a condominium's price, and show you the evidence behind the number. We are the #1 Team in Southwest Florida since 2012, and Top 1% nationally since 2008.

Value Your Genova Home with the #1 Team in Southwest Florida since 2012

Jesse McGreevy and Marc Comisar run every valuation themselves. We lead Domain Realty Group, and as the leaders of Domain Realty Group our team has closed over $2.5 billion in real estate across Southwest Florida. Our office is in Bonita Springs, a short drive south of Genova along US-41, and Estero is a market we work every week.

Recent Genova market record (12 months to October 21, 2026): 12 closed sales · $5,529,650 in total volume · $390,000 median sold price · $231 median price per square foot of living area · a range of $325,000 to $764,000 · a median 74.5 days on market · a median 96.2% of list price · 3 active listings on October 21, 2026, asking $349,900 to $569,000, plus 2 under contract, about 3.0 months of supply. Honors and recognition:

  • Top 1% Real Estate Agents Nationally Since 2008
  • 5 Star Award for Customer Satisfaction for 21 Straight Years. Only 5 out of 21k+ Licensees (Gulfshore Life Magazine)
  • #1 Team in Southwest Florida since 2012
  • McGreevy and Comisar and their Domain Realty Group team have sold over $2.5 Billion in Real Estate
  • McGreevy and Comisar alone have over $900 million in Sales
  • Nationally Recognized Top Producing Realtors
  • Platinum Sales Production Award Winners

Those are career honors across Lee and Collier County. What we claim about Genova is narrower and checkable: we have read the community's Sunbiz filings, the Village of Estero's development approvals, the Lee County Property Appraiser record and every closed sale in the MLS record. We have not verified a McGreevy and Comisar closing inside Genova, so every comparable on this page comes from the public MLS record.

Key Takeaways

Genova owners who read nothing else on this page should know these ten facts, each sourced in the sections below. They decide what a valuation says more than any online estimate will, and every one is specific to this gated Estero community.

  • The median is $390,000, the range is wide. In the 12 months to October 21, 2026, 12 Genova homes closed from $325,000 to $764,000, so a community median tells you little about one unit.
  • Floor plan is the first variable. Homes under 2,000 square feet closed from $325,000 to $459,000, while the four 2,206 square foot sales ran $495,000 to $764,000.
  • Values are below the 2023 peak. The 12 months ending October 2023 had a $549,900 median on 15 closings, against $390,000 in the latest 12 months.
  • Price per square foot rose, then fell. The median was $318 in the peak block and $231 in the latest block.
  • Supply is thin but not tight. 3 homes were listed on October 21, 2026, about 3.0 months of supply, and 4 of 12 sales took longer than 90 days.
  • Three Florida corporations govern the community. The Club at Genova, Inc., Genova One Association, Inc. and Genova Two Association, Inc. each file with Sunbiz, and the dollar fee is not published.
  • Four stories means reserve rules. Florida's structural integrity reserve study applies, so a buyer's lender will ask for it and it shapes what a buyer will pay.
  • Online estimates cannot see plan or floor. An automated estimate has no way to tell a 1,324 square foot Gambaro from a 2,206 square foot Tursi on the same street.
  • The buyer's monthly cost moves your price. At the 7.24% Freddie Mac average, principal and interest at 20% down on a $390,000 home is $2,126 a month before the fee.
  • A free valuation costs nothing. It arrives as a written comparable set with a recommended range, and you can act on it or not.

What Is My Genova Home Worth?

Your Genova home is worth what homes of its own floor plan and condition closed for recently: in the last 12 months that ranged from $325,000 to $764,000, with a $390,000 community median and a $231 median per square foot. The 1,500 to 1,999 square foot homes closed at $379,500 and the 2,000 square foot and larger plans at $610,000.

A Range, Not a Point

We give owners a range with the reasons behind it, because a home's value is a band inside which the right buyer, the right week and the right condition decide the result. The band for a plan comes from its closings, and its width tells you how much condition and timing matter. The four 2,206 square foot sales spanned $269,000.

What a Community Median Hides

The $390,000 median mixes small and large plans, top-floor and lower-floor units and updated and original interiors. A Gambaro owner who reads it and a Tursi owner who reads it draw opposite conclusions. That is why the sections below break the record by plan, size and year.

What We Need From You

Your address or unit number, the floor, any updates and their dates, whether you have a lake view, and your timeline. With those we place your home on its ladder of closings and return a written opinion of value. There is no cost and no obligation, and Jesse direct at (239) 898-6072 can start today.

How Is a Genova Home Actually Valued?

We value a Genova home in five steps: identify the plan and building, pull the closed sales for that plan and size band, adjust for floor, view and condition, test the result against the 3 live listings, and state a range with the reasons. The comparable set is the closed record, never asking prices alone.

Data updated: October 2026

Step One: Identify the Plan and the Building

Genova's four condominium buildings at 21450, 21460, 21490 and 21530 Strada Nuova Circle hold six plans, from the 1,324 square foot Gambaro to the 2,206 square foot Tursi. We match your unit to a plan through the Lee County Property Appraiser record and the MLS living area, because the price band follows the plan [Source: Lee County Property Appraiser].

Step Two: Pull the Closed Sales for Your Plan

We start with closings at your exact living area, then widen to your size band if the plan is thin. Over 60 months the most common living areas in the MLS record are 1,748 square feet with 9 sales, 1,818 with 10 and 2,206 with 8, which gives most owners a direct comparison.

Step Three: Adjust for Floor, View and Condition

Floor level, whether the home faces the central lake, updated kitchens and baths, a newer air conditioner and lanai condition each move a buyer's offer. We name each adjustment and point to the closed sale that supports it. We do not invent a premium for a view we cannot find in the record.

Step Four: Test Against the Live Competition

On October 21, 2026, 3 Genova homes were listed at $349,900 to $569,000. A buyer sees them before they see yours, so the valuation places your home against them and against how long they have waited.

Step Five: State the Range and the Reasons

The output is a written opinion of value with a recommended list price, a defensible range and a review date. It is an opinion built on evidence, and we show you the evidence so you can disagree with it.

What Have Genova Homes Sold For in the Last 12 Months?

The 12 Genova homes that closed in the last 12 months ran from $325,000 to $764,000 at a $390,000 median and $460,804 average, for $5,529,650 in total volume. Here is every one of them, newest first, with the plan size, the list price and how long each took.

What the Twelve Sales Say

4 sold within 30 days, 3 between 31 and 90 days and 5 after more than 90, and 2 closed at or above list. The median sold at 96.2% of list. A home that starts above the last comparable closings tends to wait and concede, and a home priced to them tends to sell.

How Have Genova Home Values Changed Over Time?

Genova's median sold price was $500,000 in the oldest of five 12-month blocks, $549,900 at the peak block ending October 2023, $537,000 the next year, and $371,125 and $390,000 in the two most recent, per the Southwest Florida MLS. Median price per square foot moved from $318 to $231.

What Changed Between 2023 and Today

The block ending October 2023 had 15 sales at a $549,900 median and 32 days on market, the most active block, and the latest block has 12 sales at $390,000 and 74.5 days. The drop of $159,900 in the median does not mean every home lost that much, because the mix of plans changed too. A plan-level comparison separates the two.

Price Per Square Foot as a Cross-Check

Median price per square foot was $318, $316, $310, $259 and $231 from the oldest block to the latest. A fall in the per-foot figure alongside a fall in the median tells us the change is a change in price, not only in size.

Why We Read Years, Not Months

In a community that closes about one home a month, a single month's median can swing on one large Tursi sale. Year blocks smooth that noise while still showing direction, and we show you both the blocks and the individual sales.

Which Plan and Building Differences Change a Genova Value?

Floor plan, living area, floor level, view, garage and building age change a Genova value, and living area does most of the work: over 60 months the under-1,500 square foot homes closed at a $442,500 median, the 1,500 to 1,999 square foot homes at $500,000 and the 2,000 square foot and larger plans at $685,000.

Source: Southwest Florida MLS (Matrix), Genova closings from October 2021 to October 2026 at living areas with four or more sales. The MLS living area is what each listing reported, so it can differ slightly from the developer's marketed size.

The Six Plans

The developer marketed Gambaro (2 bedrooms, about 1,324 square feet), Spinola (2 bedrooms, about 1,476), Bianco (3 bedrooms, about 1,622), Campanella (3 bedrooms, about 1,748), Doria (3 bedrooms, about 1,818) and Tursi (4 bedrooms and 3 baths, about 2,206), all with a private two-car garage [Source: Genova community guide]. The MLS bedroom and den count for the same footprint varies by listing, so we value on living area and the floor plan itself.

The 2,206 Square Foot Plan

Four homes of 2,206 square feet closed in the last 12 months, from $495,000 to $764,000. The top sale listed at $798,000 and closed at $764,000 in 4 days, and the lowest listed at $549,000 and closed at $495,000 after 213 days. Same plan, a $269,000 spread: the difference was price against the record and how the home met the buyer.

Floor, View and Garage

Genova's buildings are four stories, and fourth-floor units appear in sold records, but we did not find a published premium by floor, so we do not invent one. We look for it in closed sales of your plan, and where the record is silent we say so. Every condominium residence has a private two-car garage, which a buyer of a stacked condominium will price as a real difference.

Building Age and Construction

Genova One dates to 2018 per the Lee County Property Appraiser, with concrete block construction and poured concrete floors between levels [Source: Lee County Property Appraiser]. A young building carries fewer near-term repair questions and milestone inspections due roughly 2048 to 2050, and buyers weigh that when they choose it over an older community.

Why Do Online Estimates Miss on Genova Homes?

Online estimates, including the Zestimate, miss on Genova homes because they blend a 1,324 square foot Gambaro with a 2,206 square foot Tursi, cannot see floor, view or condition, and lag a thin market. In a community that closed 12 homes in 12 months, one sale can move an automated figure a long way.

Data updated: October 2026

Small Samples Break Automated Models

A model that averages nearby sales needs many sales. Genova had 12 in 12 months, and the four largest sold $269,000 apart. A model that averages nearby sales can swing when one Tursi closes at $764,000 and another at $495,000, and neither says much about a Gambaro.

Plan, Floor and Condition Are Invisible to a Form

An automated estimate uses public record fields, and public record does not know your kitchen was updated, that your unit faces the lake or that your air conditioner is new. Those are the facts a buyer prices, and a valuation that skips them is a guess.

Condominium Facts an Estimate Ignores

Buyers price the association: the reserve study, any special assessment, the flood zone and the rental rules. Genova's two-month minimum lease and three-lease cap narrow the buyer pool, and a four-story building brings state reserve rules. None of that appears in an automated number.

How to Use an Online Number Anyway

Genova values sit close to Rapallo's at the median, $390,000 against $400,000, but the markets differ: Rapallo closed 36 homes at 1.8 months of supply and Genova 12 at 3.0. Genova is a smaller, newer condominium enclave, and Rapallo a much larger 540-residence community by the same developer family.

What the Comparison Means for a Genova Value

A Genova buyer often looks at Rapallo, so your value has to survive that comparison. Genova's $231 median per square foot is below Rapallo's $245, and Rapallo's 43-day median is faster than Genova's 74.5. What Genova adds is age, an indoor pool and a private garage for every condominium, and a valuation should say what those are worth in closings, not in adjectives.

Where Genova Values Have the Edge

The rarer amenity, the private garages, the 2018 construction and the 24-hour manned gate. Buyers who prize those facts pay for them, and the closings at the top of the range, such as the $764,000 sale, show the price when a home meets that buyer.

Where Rapallo Values Have the Edge

A deeper market, a published fee and a wider choice of home types. Rapallo sellers can point to 36 recent closings, and Genova owners have fewer, which is why we lean on longer windows and plan-level matches.

Read the full Rapallo community guide for the other side of this comparison, and call Jesse direct at (239) 898-6072 to see where your home fits.

How Do Genova Values Compare With Nearby Estero Communities?

Genova's $390,000 median sits above Mirasol at Coconut Point's $348,750 and Villagio's $270,000 and just below Rapallo's $400,000, at a $231 median per square foot. Among the nine communities in the table, Genova has the second-fewest closings, so we treat its sample with care.

What the Table Means for Your Value

Your buyer compares Genova with the next condominium, not with a single-family neighborhood. Villagio's $190 median per square foot marks the low end of the table and Pelican Sound's $343 the high end. Genova's $231 sits between them, and a valuation must explain where your unit belongs.

Reading Small Samples Honestly

Where a community has under 10 closings we say so. Genova's 12 is enough to show direction and not enough to set a price by itself, so your valuation rests on your plan's closings over 24, 36 and 60 months as well as the latest 12.

What Does the Live Competition Say About a Genova Value?

On October 21, 2026, 3 Genova homes were listed at asks from $349,900 to $569,000, a $394,900 median, about 3.0 months of supply against the 12 closings of the prior year. The live listings are the price a buyer can pay today, and the asks are not the same population as the closings.

Asks Versus Closings

The 12 closings had a $390,000 median sold price and the 3 listings a $394,900 median ask. Closed homes sold at a median 96.2% of list, so asks tend to sit above what a buyer finally pays. We value from closings and use asks to see where the competition is.

Days on Market on the Listings

The three listings had waited 59, 125 and 174 days on October 21, and two more were under contract. The one at 174 days asks $569,000 for 1,818 square feet, while the two most recent 1,818 square foot closings, in August 2025, sold at $360,000 and $377,250. A long wait at a high ask is information about where the ceiling is.

When Is the Best Time to Have a Genova Home Valued?

The best time to value a Genova home is before you decide to sell, and again in the fall if you want to list by January, because 37 of the last 65 closings came from January through June. A valuation costs nothing, and a fall valuation gives you time to prepare the documents file.

What the Pattern Means

January through June carried 37 of the 65 closings, 57%, and July, August and September together carried 10. With counts this small, treat the months as a tilt, not a schedule, but a home valued in September and photographed in December meets the winter buyers on their first visit.

When to Refresh a Valuation

Refresh after a change that matters: an interest rate move, a comparable that closes above or below your range, an update to your unit or a decision to list. We keep the file, so a refresh takes a call, not a restart.

What Do a Genova Buyer's Costs Do to Your Home's Value?

A Genova buyer's monthly cost sets how much they can pay, and at the 7.24% Freddie Mac average on October 29, 2026, principal and interest at 20% down is $2,126 a month on a $390,000 home, before the association fee, taxes and insurance. The fee is not published, so the buyer's total is unknown until the budget arrives.

The Fee Layer a Buyer Cannot See

The association fee is member restricted, so a buyer cannot compare Genova's monthly total with another community's until the seller provides the budget [Source: Genova community guide]. A seller who supplies the budget at listing removes a reason to discount.

Taxes and Insurance

Property taxes come from the parcel's Lee County bill, and a unit-owner HO-6 policy covers interior finishes, personal property, loss assessment and liability [Source: Lee County Tax Collector]. A buyer of a four-story condominium should ask an agent about loss-assessment coverage beyond the $2,000 minimum in section 627.714.

Why This Belongs in a Valuation

Every dollar of monthly cost a buyer finds after they offer is a dollar they try to take off the price. A valuation that anticipates the whole monthly picture protects your price.

Which Florida Rules Shape a Genova Sale Price?

Florida rules shape a Genova sale price through the section 718.503 resale documents a condominium seller must deliver, the structural integrity reserve study for four-story buildings, the flood disclosure in section 689.302 and the property tax disclosure in section 689.261. The section 720.401 homeowners association summary does not apply to associations regulated under chapter 718.

Data updated: October 2026

The Chapter 718 Duty

A condominium seller who is not the developer provides the declaration, articles, bylaws and rules, the annual financial statement and budget, the milestone summary or reserve study where they apply, and the FAQ document, at the seller's expense, and the buyer may cancel within 7 days after signing and receiving them [Source: Florida Statutes 718.503]. Documents ready at listing keep that window from becoming a price renegotiation.

The Fork With Chapter 720

Section 720.401(2) says the homeowners association disclosure summary does not apply to associations regulated under chapters 718, 719, 721 or 723 [Source: Florida Statutes 720.401]. Genova One and Genova Two are condominium associations. How The Club at Genova, Inc. and the new villas and townhomes fit depends on recorded documents we have not read, so your closing agent or attorney decides. This is information, not legal advice.

The Reserve Study and Milestone Inspection

Florida's structural integrity reserve study and milestone inspection rules apply to condominium buildings of three or more habitable stories, and Genova's buildings are four [Source: Florida Statutes 718.112]. The milestone inspection is due 30 years after the certificate of occupancy, roughly 2048 to 2050 for buildings completed 2018 to 2020, and the reserve study is the document buyers ask for now.

Flood and Tax Disclosures

The seller's flood disclosure is owed at or before contract, and the property tax disclosure summary warns buyers that a sale can trigger reassessment [Source: Florida Statutes 689.302] [Source: Florida Statutes 689.261]. Parts of Genova sit in FEMA Zone AH or AE and parts in Zone X, so the flood zone of your unit affects insurance and, in turn, price.

What Moves the Number Before You List a Genova Home?

Five things move a Genova valuation before you list: pricing to the right plan comparable, a complete documents file, a printed flood zone, visible condition and an honest answer about leasing. Each is inside your control, and none costs much compared with a price that starts too high and concedes later.

Price to the Right Comparable

The same 2,206 square foot plan sold $269,000 apart, and the difference was mostly price against the record. Starting at the right rung usually beats starting high and reducing.

Complete the Documents File

The estoppel, the resale documents, the reserve study status and the budget in the file at listing let a lender and a buyer say yes faster. That protects the price.

Parts of the site are in a Special Flood Hazard Area and parts in Zone X. A printed zone for your unit answers the lender's first question before it is asked.

Show the Condition

Paint, lighting, floors, kitchen and bath condition and the lanai photograph and show well. A pre-listing walkthrough tells you which updates pay back for your plan.

State the Rules Plainly

Genova's two-month minimum lease and three-lease cap, the manned gate and the unpublished fee are facts a buyer will find. Stating them plainly lets the right buyer find your home and the wrong one move on.

What Will You Net From a Genova Sale?

A Genova seller at the $390,000 median nets about $372,846 to $363,096 before mortgage payoff and tax proration, depending on whether the seller offers buyer-agent compensation, after a negotiated commission, $2,730 in doc stamps, $2,025 for the owner's title policy and up to $299 for the estoppel.

Who Customarily Pays What in Lee County

In Lee County the seller customarily pays the owner's title policy, the deed documentary stamp tax, the municipal lien search and the association estoppel fee, while the buyer customarily pays recording, the lender's title policy and any mortgage taxes. The contract controls. In Collier County the buyer customarily pays the owner's title policy.

The Estoppel and Association Fees

Florida caps the condominium estoppel fee at $299 for a current account, plus $119 for delivery within three business days and $179 more if delinquent [Source: Florida Statutes 718.116]. Genova's application and transfer fees are not confirmed on our community page, so we confirm them with FirstService Residential.

Should You Rent or Sell Your Genova Home?

Genova owners who consider renting face a two-month minimum lease, a cap of three leases a year, a $100 processing fee and no short-term or vacation rentals, so the choice is between a longer seasonal lease and a sale. The valuation gives you the sale side of that comparison in dollars.

What Genova Allows

A lease under two months is deemed a two-month lease with the unit required to sit unoccupied for the remainder, and a refundable security deposit equal to one month's rent applies [Source: Genova community guide]. Nightly or weekly rental is not allowed, so a hold-and-rent plan depends on seasonal demand.

Comparing the Two Choices

Put the net from a sale beside a year of rent minus the association fee, taxes, insurance, management and vacancy, and the carrying cost while you wait. We build that comparison with your numbers, and we tell you which we would choose.

The Tax Side

A sale of a main home can qualify for the federal capital gains exclusion if the ownership and use tests are met, and renting first can change that [Source: IRS Publication 523]. Ask your CPA before you decide, and tell us your timeline.

Will a valuation obligate me to list with you?

No. The valuation is free and carries no obligation, and many Genova owners use it to decide whether to sell this season, next season or not at all. You keep the comparable set and the range either way.

How fast can I get a Genova valuation?

Call Jesse direct at (239) 898-6072 and we can usually give you a first read of your plan's closings the same day. A written comparable set with adjustments follows once we know your unit, floor and updates.

Do you value villas and townhomes too?

Genova's final phase of about 20 single-family villas and 11 townhomes was approved on January 14, 2025 and no builder-direct sales appear in the county's 12-month record, so there are no closed sales to value them from yet. We tell owners exactly that, and we value them from the closest comparable product when the time comes.

Do you use the MLS or public records?

Both. The Southwest Florida MLS gives days on market, list price and living area, and the Lee County recorded sales cross-check the count. For Genova the county's 13 recorded qualified sales in the 12 months to October 21, 2026 hold all 12 MLS closings plus an August 2026 resale at $410,000 that the MLS pull does not carry, at a $400,000 median against the MLS's $390,000. So we trust the MLS record here and check the county for any sale it missed.

Do I need to be in Florida for a valuation?

No. Seasonal and out-of-state owners get the valuation by phone and email, and Marc can walk the unit for you when you want an in-person opinion.

What if my home has been on the market before?

Tell us the dates and the prices. A home that has been listed already has a history buyers can see, and the valuation accounts for it by comparing your list price with the closings and the current competition.

What Do Sellers Say About Working With McGreevy and Comisar?

McGreevy and Comisar is a top-reviewed Genova realtor, and the quotes below are genuine five-star Google reviews from sellers, reproduced in each reviewer's own words. We publish no aggregate score and no rating widget. Read the full set on the Google profile.

A Seller Who Relied on Our Pricing

★★★★★ "Their recommendation on pricing my unit was sound and proved prescient. I never questioned their integrity and found it easy to rely on their recommendations. I would work with them again in a heartbeat." Verified Google review

In a condominium community, the price recommendation is the most important thing an agent delivers. We show every owner the closed sales behind the number so the recommendation can be checked.

A Seller Who Wanted Communication

★★★★★ "Working with Jesse was easy, I was kept up to date on all feedback from showings and the many open houses. Highly recommend!" Verified Google review

Showing feedback is how a price gets adjusted before it costs you weeks. We report it as it arrives.

A Seller Whose Ideas Became a Sale

★★★★★ "Jesse was very professional, helpful and kept in touch with ideas and suggestions which developed into a sale. Highly recommend his company for their excellent follow through." Verified Google review

Suggestions matter when a home is not moving. We bring ideas grounded in the closed record, and we follow through.

Why Does a Genova Specialist Matter for a Valuation?

Genova specialists matter because the facts that decide a valuation live in documents and closings, not in an online estimate: three Florida corporations, four-story buildings that trigger state reserve rules, an unpublished fee, a lease cap, a flood map that splits by parcel and a price range from $325,000 to $764,000 in one year.

What a Generic Valuation Tends to Miss Here

A generic valuation may price a Tursi off the community median, ignore the floor and the lake view, miss the reserve study, quote a flood zone for the whole community or overlook the lease cap. None of those mistakes is exotic, and each one costs an owner time or money.

Genova owners who value their home often plan a purchase too, and we run both sides as one plan, including the timing of two closings and the Save Our Homes portability claim that can carry accumulated tax savings to your next Florida homestead.

Buying and Selling in the Same Season

The January 1 test matters, because homestead status is fixed on that date each year.

What is my Genova condo worth?

It depends on your floor plan, building and floor, view, updates and current conditions, not a generic Estero or ZIP code estimate. Recent Genova sales ran a $390,000 median over the last 12 months, from $325,000 to $764,000 (Southwest Florida MLS, October 21, 2026). A comparative market analysis pulling recent sales of your plan is the reliable answer, and our free home valuation provides one.

How do I get a home valuation for my Genova condo?

Request a free valuation at our home valuation page or call Jesse direct at (239) 898-6072. We return a written comparable set built from closed sales of your plan and size band, not an automated estimate that cannot see your floor or view.

What are recent sales or comps in Genova?

12 Genova homes closed in the last 12 months from $325,000 to $764,000 at a $390,000 median and $460,804 average, and 24 closed in the last 24 months (Southwest Florida MLS, October 21, 2026). The full 12-month list, with plan size, list price and days on market, is in the table above.

How much have Genova home values changed?

The median sold price was $500,000 in the block ending October 2022, $549,900 at the peak block ending October 2023, $537,000 the next year, $371,125 and then $390,000 in the latest block (Southwest Florida MLS). A precise change for your unit needs your plan's closings.

What is the price per square foot for sold homes in Genova?

The median sold price per square foot was $231 over the last 12 months, $251 over 24 months and $298 over 60 months. The 2,000 square foot and larger plans ran $277 and the 1,500 to 1,999 square foot homes $224 in the last 12 months, so use your own plan's figure.

Are Genova home prices going up or down?

Down from the 2023 peak: the median in the 12 months ending October 2023 was $549,900 and the latest 12-month median is $390,000, per the Southwest Florida MLS. Whether your specific unit is trending up or down depends on its plan, and the largest plans set the range's top, $764,000, in January 2026.

What is the highest price a Genova home has sold for?

In the 60 months to October 21, 2026 the highest Genova sale was $764,000, a 2,206 square foot home that listed at $798,000 and closed in 4 days on January 29, 2026. The lowest in the same window was $340,000.

How does my floor plan affect my value?

Plan and size are the biggest drivers. Over 60 months the under-1,500 square foot homes closed at a $442,500 median, the 1,500 to 1,999 square foot homes at $500,000 and the 2,000 square foot and larger plans at $685,000. Floor, view and updates then adjust from there.

Does my floor or view change my Genova value?

It can, but we did not find a published premium by floor or view, so we look for it in closed sales of your plan and say so when the record is silent. A lake-facing unit or a fourth-floor unit that sold recently is the best evidence.

Do online estimates work for Genova?

Not well. Automated estimates, including the Zestimate, cannot see plan, floor, view or condition, and a community that closed 12 homes in 12 months gives a model little to average. We use them as a starting question and show you the closed sales that explain any gap.

Should I sell my Genova condo now or wait?

That depends on your plan, equity and timeline. Genova had 3 active listings against 12 closings in the prior 12 months on October 21, 2026, about 3.0 months of supply, and 4 of the 12 sales took more than 90 days, so pricing matters more than the calendar. Talk to Jesse direct at (239) 898-6072.

How long does it take to sell a Genova condo?

The median was 74.5 days on market over the last 12 months, though the fastest sold in 4 days and the slowest in 236, per the Southwest Florida MLS. Homes priced to the closed record for their plan move faster than the median.

What is the best time of year to have my Genova home valued?

Before you decide to sell, and in the fall if you want to list by January. 37 of the last 65 Genova closings came from January through June, and July, August and September carried 11.

How many Genova homes are for sale as my competition?

3 homes were listed on October 21, 2026, asking $349,900 to $569,000. Your direct competition is narrower, because a buyer for a 2,206 square foot plan is not shopping the smaller plans, which is why plan-level inventory matters when we value.

What is the months of supply in Genova?

About 3.0 months, from 3 listings against 12 closings in 12 months, per our arithmetic on the Southwest Florida MLS pull of October 21, 2026. Rapallo, by comparison, ran 1.8. Supply is best measured within your plan, which we do when we value.

How much does it cost to sell a Genova condo?

At the $390,000 median, estimated seller costs run about $17,154 without a buyer-agent offer and $26,904 with one, before mortgage payoff and tax proration, and commission is negotiable. Doc stamps are $0.70 per $100, $2,730 at that price [Source: Florida Department of Revenue, documentary stamp tax].

Does the seller pay the owner's title policy in Genova?

In Lee County the seller customarily selects the closing agent and pays for the owner's title policy, about $2,025 at a $390,000 price under the promulgated rate [Source: Rule 69O-186.003, title insurance rates]. In Collier County the buyer customarily pays, and the contract always controls.

Do I owe the association an estoppel fee when I sell?

Yes. Florida caps the condominium estoppel fee at $299 for a current account, $119 more for delivery within three business days and $179 more if delinquent [Source: Florida Statutes 718.116]. We order it early so the closing figures are right.

Which disclosure applies to a Genova condominium seller?

The seller's resale documents come from section 718.503, delivered at the seller's expense, and section 720.401(2) says the homeowners association summary does not apply to chapter 718 associations [Source: Florida Statutes 718.503]. The Club and the new villas and townhomes depend on recorded documents we have not read. This is information, not legal advice.

Does the reserve study or milestone inspection affect my value?

Buyers and lenders scrutinize reserve funding for buildings of three or more stories, and Genova's are four, so the reserve study status is part of the price conversation. The milestone inspection is due roughly 2048 to 2050 for buildings completed 2018 to 2020, which is a selling point [Source: Florida Statutes 553.899].

Will a special assessment change my value?

An active or pending special assessment is a material fact that buyers underwrite and can reduce price or slow a sale. No Genova special assessment history was documented from an approved source, and we confirm yours with FirstService Residential before we value.

Does the flood zone change my Genova value?

It can, through insurance. FEMA panel 12071C0591H maps a mosaic of Zone AH, Zone AE and Zone X across the site, so your unit's zone decides whether a lender requires flood insurance. Print it for your file from the Village of Estero flood maps and zones page.

Does the rental rule change my value?

It narrows the buyer pool. Genova's two-month minimum lease, three-lease cap and ban on short-term rentals suit a seasonal buyer and not a nightly investor, so a buyer who wants short-term rental income is not a buyer for your unit [Source: Genova community guide].

How does the unpublished association fee affect my value?

Buyers discount what they cannot see. The fee is member restricted, so we put the budget and the estoppel in your file, and a buyer who sees the whole monthly cost compares fairly. At 7.24% and 20% down, principal and interest alone is $2,126 a month on a $390,000 purchase.

How does Genova compare with Rapallo in value?

Genova's median was $390,000 on 12 closings and Rapallo's $400,000 on 33, at $231 and $245 per square foot, with 3.0 and 1.8 months of supply [Source: Rapallo community guide]. The values are close and the markets differ in depth, age and amenities.

Do the new villas and townhomes affect my value?

We have no closed-sale evidence yet, because the phase was approved on January 14, 2025 and no builder-direct sales appear in the county's 12-month record. New low-rise product at the same address is a different buyer's choice, and we track it and tell you what we see.

What is a comparative market analysis?

A comparative market analysis is a written comparison of your home with recently closed and currently listed homes of similar plan, size and condition, adjusted for differences. It is an opinion of value, not an appraisal, and we show the comparables so you can check the logic.

Is a valuation the same as an appraisal?

No. An appraisal is a lender-ordered opinion by a licensed appraiser for a specific transaction, and a valuation from an agent is a market opinion to help you decide. We give buyers' agents the same closed sales we used so a later appraisal has support.

What documents help my valuation?

Your last closing statement, a list of updates with dates and receipts, the association's current budget and any reserve study, your flood zone, and the age of the air conditioner and water heater. The more of these you have, the tighter the range.

Can I get a valuation without listing?

Yes. The valuation is free and carries no obligation, and many owners use it for estate planning, refinancing decisions or timing. Call Jesse direct at (239) 898-6072.

How do property taxes change after I sell?

The buyer's assessment can reset after a change of ownership, so the tax disclosure summary warns buyers not to rely on your current taxes [Source: Florida Statutes 689.261]. That affects a buyer's budget and, at the margin, the price.

How does the NAR settlement affect my net?

Since August 17, 2024, commission is negotiable and discussed in writing, and buyer-broker compensation cannot be advertised on the MLS [Source: NAR settlement FAQs]. Our net sheet shows your proceeds with and without a buyer-agent offer, so you can see what each choice costs.

How do I get started with a Genova valuation?

Start with a free, no-obligation valuation at our home valuation page or call Jesse direct at (239) 898-6072. We review your unit, the closed comparables and a tailored plan, and you decide from there.
