Buyers in Genova choose among gated condominiums on Strada Nuova Circle in Estero, and 12 homes closed on the Southwest Florida MLS in the last 12 months at prices from $325,000 to $764,000. This buyer guide sits beside our full Genova community guide, which covers the history, the three-entity governance, the amenities, the schools and the storm record, and it answers the questions a buyer asks in order: what things cost, what the documents say, what to inspect and how the purchase closes. If you are still choosing an agent, our guide to the best real estate agents in Estero sets the options side by side on the public record.
Already own in Genova? The Genova valuation guide shows what your home is worth, and the Genova seller guide covers how to sell it.
Buying elsewhere in the village? Our guides to buying a home in Estero, buying a home in Meadows of Estero and buying a home in Lakes of Estero apply the same record-first method to those markets. If you also own a home to sell, our Estero home valuation guide starts that conversation.

Recent Genova market record (12 months to October 21, 2026): 12 closed sales · $5,529,650 in total volume · $390,000 median sold price · $231 median price per square foot of living area · a range of $325,000 to $764,000 · a median 74.5 days on market · a median 96.2% of list price · 3 active listings on October 21, 2026, asking $349,900 to $569,000, plus 2 under contract, about 3.0 months of supply. Honors and recognition:
Those are career honors across Lee and Collier County. What we claim about Genova is narrower and checkable: we have read the community's Sunbiz filings, the Village of Estero's development approvals, the Lee County Property Appraiser record and every closed sale in the MLS record, and we bring all of it to your kitchen table. Domain Realty, our brokerage, closed 615 transaction sides in Estero in the 60 months to October 5, 2026, $352.2 million in volume counted by side, per the Southwest Florida MLS pulled that day. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings.

Buying in Genova takes a signed buyer agreement, a lender who has closed condominium loans, a review of the section 718.503 documents, an inspection and an insurance quote, then a contract, association approval and a closing. With three listings on October 21, 2026, preparation decides who gets the home you want.
Data updated: October 2026
Since August 17, 2024, a buyer signs a written agreement with the agent before touring, and compensation is negotiable [Source: NAR settlement FAQs]. Get a pre-approval from a lender who has closed condominium loans, because the lender reviews the association as well as you.
Genova's four condominium buildings at 21450, 21460, 21490 and 21530 Strada Nuova Circle hold six plans, from the 1,324 square foot Gambaro to the 2,206 square foot Tursi. We match your household, your budget and your use, primary home, seasonal home or lock-and-leave, to a plan.
The seller delivers the condominium documents, and the 7-day review window starts when you receive them [Source: Florida Statutes 718.503]. We read the budget, the reserve study, the insurance and the rules with you, and we flag anything that changes the price.
Order the inspection, get the insurance quote for the exact unit and confirm the lender's condominium review. Any surprise is cheaper to find before your contingencies end.
Sign, fund, record and move in. The association's estoppel confirms what is owed, and your closing agent handles the rest. We are at the table with you.
The Genova market for buyers is slower and thinner than Rapallo's next door: 12 homes closed in 12 months at a $390,000 median, 3 were listed on October 21, 2026 and the median home took 74.5 days to sell. Buyers have room to negotiate, but only three homes to choose from.

The 12-month median of $390,000 is below the 36-month median of $459,500 and the 60-month median of $495,000, so today's buyers pay less than buyers in 2022 and 2023 did. The 24-month median of $380,000 is close to the last 12 months, so the market has been steady at this level for two years, not falling further.
3 homes were listed against 12 closings in 12 months, about 3.0 months of supply by our arithmetic. Rapallo ran 1.8 months on the same date, so Genova gives a buyer more time and less choice than Rapallo gives.
10 of the 12 closings were below list, and the median gap between list and sold was $17,500, with the largest at $54,000. Only 2 closed at or above list. A buyer who knows the closed sales can offer with confidence, and a seller who has not priced to them expects a concession.
The 12 Genova homes that closed in the last 12 months ran from $325,000 to $764,000 at a $390,000 median, and buyers paid a median 96.2% of list after a median 74.5 days on market. Here is every one of them, newest first, with the plan size, the list price and how long each took.

The block ending October 2023 had 15 sales at a $549,900 median and 32 days on market, and the latest block has 12 at $390,000 and 74.5 days. Buyers today are paying $159,900 less at the median than at the peak block, though the plan mix changed, so compare the plan you want with its own closings.
The fastest sale closed in 4 days and the slowest in 236. The 236-day home listed at $379,000 and closed at its full list price, and the 4-day home listed at $798,000 and closed at $764,000. Days on market tell a buyer how firm a seller is.
A Genova home costs from about $357,750 for the smaller plans to $764,000 for the largest, and living area explains most of it: in the last 12 months the 1,500 to 1,999 square foot homes closed at a $379,500 median and the 2,000 square foot and larger plans at $610,000. Over 60 months the medians were $442,500, $500,000 and $685,000 by band.

At the $390,000 median the smaller two-bedroom and den plans are in reach with 20% down of $78,000, and the Tursi is a different budget: the four 2,206 square foot sales ran $495,000 to $764,000. Every plan has a private two-car garage, so a smaller plan does not mean less parking.

Source: Southwest Florida MLS (Matrix), active Genova listings, pulled October 21, 2026.
The 3 listings have a $394,900 median ask and the 12 closings a $390,000 median sold price. Because homes closed at a median $17,500 below list, the asks are a ceiling, not a price. The lowest ask, $349,900 for 1,474 square feet, is $237 per square foot against a $231 median at closing.
The listing at 11 days is new, and new listings tend to price closest to the market. The listing at 152 days has waited the longest, at $569,000 for 1,818 square feet, and the two most recent 1,818 square foot closings, in August 2025, sold at $360,000 and $377,250. A long wait is a negotiating fact.
At 20% down and 7.24%, principal and interest on the lowest ask is about $1,908 a month, on the median ask $2,235 and on the highest $3,038, before the fee, taxes and insurance [Source: Freddie Mac Primary Mortgage Market Survey].
Genova's $390,000 median sits just under Rapallo's $400,000 and above Mirasol at Coconut Point's $348,750 and Villagio's $270,000, at a $231 median per square foot. Genova buyers get a private garage, an indoor pool and 2018 construction, and pay a per-foot price below Rapallo's $245.

Source: Southwest Florida MLS (Matrix), 12-month closings and October 21, 2026 active listings for each community, all from the same pull. Rows with fewer than 10 closings, such as Mirasol at Coconut Point, rest on small samples.
A buyer comparing condominiums sees Genova at $231 a square foot and Rapallo at $245, with Genova at 74.5 days on market against Rapallo's 43. Slower sales mean more negotiating room at Genova, and fewer homes to choose from. We show buyers both, and we say which one we would tour first for a given budget.
Genova's 12 closings are enough to show direction and not enough to set a price by themselves, so we lean on the 24, 36 and 60-month windows and on plan-level matches. Mirasol at Coconut Point's 8 closings are thinner still.
Genova suits buyers who want a newer, boutique condominium enclave with an indoor lap pool and a private garage for every residence, while Rapallo suits buyers who want a larger 540-residence campus with more home types and a published fee. Both are gated Estero communities with no CDD, by the same developer family.

A buyer who wants a 2018 concrete building, a private two-car garage, an indoor pool and a smaller community, and who is comfortable getting the association budget from the seller because the fee is not published, will find Genova a fit. It also suits a seasonal owner who wants to lease for two months or more.
A buyer who wants a choice among terrace condos, coach homes, carriage homes and courtyard villas, five pedestrian gates into Coconut Point, a larger club and a fee published on our page will find Rapallo a fit. Its market is deeper, with 33 closings and 1.8 months of supply, so competition for a good home is stiffer.
Tour both with the same list of questions: fee and what it covers, reserve study status, insurance quote, flood zone and rental rules. Call Marc at (239) 287-5873 and we will line them up on the same day. Read the Rapallo community guide for the other side of the comparison.
Florida law gives a Genova condominium buyer the section 718.503 documents, delivered by the seller at the seller's expense, and a 7-day right to cancel after receiving them, excluding Saturdays, Sundays and legal holidays. The section 720.401 homeowners association summary does not apply to associations regulated under chapter 718.
Data updated: October 2026
Florida has two resale regimes. Section 720.401(2) says the homeowners association disclosure summary does not apply to associations regulated under chapters 718, 719, 721 or 723 [Source: Florida Statutes 720.401]. Genova One Association, Inc. and Genova Two Association, Inc. are condominium associations, so a Genova condominium buyer's rights come from section 718.503, and we do not tell a condominium buyer otherwise. The new villas and townhomes and The Club at Genova, Inc. depend on recorded documents we have not read. This is information, not legal advice.
A seller who is not the developer must give the buyer the declaration of condominium, the articles of incorporation, the bylaws and rules, the annual financial statement and budget, the milestone inspection summary or the structural integrity reserve study or a statement that none exists where they apply, and the Frequently Asked Questions and Answers document [Source: Florida Statutes 718.503] [Source: Florida Statutes 718.504]. The 7-day cancellation right ends at closing, so the review window is the time to read.
Florida's structural integrity reserve study and milestone inspection rules apply to condominium buildings of three or more habitable stories [Source: Florida Statutes 553.899] [Source: Florida Statutes 718.112]. Genova's buildings are four stories, so each condominium is subject to the reserve study now, and the milestone inspection is due 30 years after the certificate of occupancy, roughly 2048 to 2050. The specific reports are member restricted, so we ask for them in the review window.
We have not read the recorded declaration of condominium or the Club's governing documents, so we do not know whether they add a resale summary, a transfer assessment or an approval right beyond what the statute requires, and we say so. The recorded plat and declaration sit in the Lee County Clerk's Official Records under the names Genova One Association and Genova Two Association, and we read them with you.
Section 689.261 requires a property tax disclosure warning that a sale can trigger reassessment and that a buyer should not rely on the seller's current taxes, and section 689.302 requires the seller's flood disclosure at or before contract [Source: Florida Statutes 689.261] [Source: Florida Statutes 689.302]. Read both, then get your own tax and insurance figures.
The estoppel certificate states what the seller owes the association, Florida caps its fee at $299 for a current account, and in Lee County the seller customarily pays it. Genova runs through two condominium associations and a Club, so we ask FirstService Residential which certificates your closing needs and confirm any approval for a new owner.
Data updated: October 2026
A condominium estoppel certificate reports the assessments due, any special assessment and any delinquency at a point in time. Florida caps the fee at $299, plus $119 for delivery within three business days and $179 more if the account is delinquent [Source: Florida Statutes 718.116]. We read it against the budget before you waive any contingency.
An association application and approval process applies to purchases in a community like Genova, and Florida associations commonly charge an application or transfer fee, but the Genova figures are not confirmed on our community page. We confirm the current amounts with FirstService Residential and list them for you.
We found no published capital contribution or resale fee, and the association budgets and reserve balances are member restricted. We ask management in writing and treat the answer as unknown until they respond.
If you plan to lease, ask for the lease application and the rules first: two months minimum, no more than three leases a year, a $100 processing fee, a security check and a refundable deposit equal to one month's rent [Source: Genova community guide]. They shape the income you can expect.
Inspect a Genova home's air conditioner, water heater, plumbing, windows and lanai, then ask the association for the reserve study and the building's insurance, which the fee covers at the building level. A 2018 building has newer systems than most Estero condominiums, so the dates and the documents matter more than cosmetics.
Data updated: October 2026
The developer describes concrete block construction with poured concrete floors between levels, and the Lee County Property Appraiser records Genova One with an actual year built of 2018 [Source: Lee County Property Appraiser]. A home inspector checks your unit, and the association's reserve study addresses the structure.
A 2018 unit's systems are roughly eight years old, and older than that if replaced. Ask for service records and install dates, and get a plumber to scope the drains if anything looks original.
Lee County is in the Wind Borne Debris Region, which required impact-rated glazing or approved shutters on buildings of this age [Source: Florida Building Commission, ASCE 7-16 fact sheet]. Confirm the ratings on your unit, that the seals are good and that any lanai enclosure was approved.
Each residence sits above a private two-car garage behind an 18 foot door, so check the door, the opener and the floor for moisture, especially in a building with mapped flood-zone portions. Ask whether any garage storage or electric vehicle charging is permitted, because the association's rules were not confirmed on our page.
A wind mitigation inspection documents roof shape, roof-to-wall connections and opening protection for insurers, on a uniform form Florida insurers must accept [Source: Florida OIR wind mitigation resources]. It often lowers a quote, and it is inexpensive.
A Genova buyer insures the inside of the unit with an HO-6 policy, because the association's master policy covers the building, and adds flood insurance when the lender or the address requires it. Florida requires at least $2,000 of loss-assessment coverage on a unit-owner policy, and a four-story building is a reason to ask about more.
Data updated: October 2026
At Genova the master property coverage is funded through the condominium fee, and each owner still carries an individual HO-6 policy for finishes, personal property, liability and loss assessments [Source: Genova community guide]. Get the master policy declarations from management so your agent can match the coverage line by line.
Florida requires at least $2,000 of loss-assessment coverage on a unit-owner policy under section 627.714 [Source: Florida Statutes 627.714]. Higher limits protect you if the association levies a special assessment after a storm or a major repair, and we suggest asking your agent to quote several limits.
FEMA panel 12071C0591H maps parts of Genova in Zone AH and Zone AE, with a base flood elevation around 15 feet, and parts in Zone X. A lender on a federally backed mortgage can require flood insurance where the unit is in a Special Flood Hazard Area [Source: Lee County, mandatory flood insurance information]. Look up the address on the Village of Estero flood maps and zones page and ask for a flood quote even in Zone X.
The Village of Estero holds a Class 6 rating in FEMA's Community Rating System, which our community guide reports as roughly a 20 percent discount on federal flood insurance premiums in a Special Flood Hazard Area [Source: Village of Estero, Community Rating System]. Ask the agent to apply it.
Get quotes from private carriers and from Citizens Property Insurance, the state insurer of last resort, before you write an offer [Source: Citizens Property Insurance]. Genova sits inland in Lee County Evacuation Zone C (storm surge zone 3), and we found no government or news report of significant Genova damage from Hurricane Ian or Milton, but that is an absence of documented damage, not a certificate, and a quote is the only reliable answer for your unit.
A Genova owner pays principal and interest, the association fee, property tax and an HO-6 policy, with no CDD. At the 7.24% Freddie Mac average as of October 29, 2026, principal and interest on a $312,000 loan at the $390,000 median price is $2,126 a month, and the fee is not published, so ask for the budget.
Data updated: October 2026
Purchase price | Loan at 20% down | Principal and interest per month, 30 years at 7.24% |
|---|---|---|
$350,000 | $280,000 | $1,908 |
$390,000 | $312,000 | $2,126 |
$495,000 | $396,000 | $2,699 |
$610,000 | $488,000 | $3,326 |

The association fee is member restricted, and our community page does not publish a dollar figure, so a buyer cannot add it to the table until the budget arrives [Source: Genova community guide]. What is confirmed is that there is no equity fee and no annual club fee, and Genova is marketed as an everything-included community, with typical inclusions to verify against the budget.
Property taxes come from the parcel's Lee County bill, and a purchase can trigger a reassessment to the price you paid, so the seller's bill is a poor guide [Source: Lee County Property Appraiser]. Get the property appraiser's record and an HO-6 quote for the exact unit before you offer.
At $312,000 borrowed, one more percentage point of rate, 8.24% instead of 7.24%, moves the payment from $2,126 to $2,342, about $216 more a month. Rate is a bigger lever than most negotiations on price.
Section 689.261 requires the contract to warn that a sale can trigger reassessment, and we show you the estimate for your price [Source: Florida Statutes 689.261].
Buyer closing costs in Genova are recording fees, the lender's title policy, the mortgage taxes and lender charges, plus prepaid taxes, insurance and association dues. In Lee County the seller customarily pays the owner's title policy and the deed documentary stamp tax of $0.70 per $100, and the contract controls.
Data updated: October 2026
In Lee County the seller customarily pays the owner's title policy, at the promulgated $5.75 per $1,000 to $100,000 and $5.00 per $1,000 above, and the deed stamps, which at $390,000 are $2,025 and $2,730 [Source: Rule 69O-186.003, title insurance rates] [Source: Florida Department of Revenue, documentary stamp tax]. In Collier County the buyer customarily pays the owner's policy. Custom is not law.
A financed purchase adds Florida's documentary stamp tax on the note, $0.35 per $100 of the loan, which is $1,092 on a $312,000 loan, and a nonrecurring intangible tax of $0.002 per $1 of the mortgage, $624 on the same loan [Source: Florida Department of Revenue, nonrecurring intangible tax]. A cash buyer skips both.
Recording a 2-to-4-page deed costs about $18.50 to $35.50 under section 28.24, and the buyer customarily records it [Source: Florida Statutes 28.24]. Expect the lender's title policy, a survey or elevation certificate if required, and lender fees on the Loan Estimate. We review the estimate against the contract before closing.
Property taxes are prorated to the closing date, and you prepay insurance and often escrows. The association fee is prorated as well, so the estoppel states the amount and the date it is paid to [Source: Lee County Tax Collector].
After the NAR settlement, effective August 17, 2024, a buyer signs a written agreement with the agent before touring, the compensation is negotiable and cannot be advertised on the MLS, and a seller may still offer concessions. We explain every term before you sign, and you decide what is fair.
Data updated: October 2026
The agreement names the agent, the term, the services and how the agent is paid [Source: NAR, written buyer agreements 101]. Read it before touring, and ask for anything unclear in writing.
The amount is negotiated. A seller may agree to pay the buyer's agent in the contract, or you may pay directly, and we show the effect on your closing costs.
Florida requires a written disclosure of the brokerage relationship, and a transaction broker or single agent duty applies depending on what you sign [Source: Florida Statutes 475.278]. We tell you which applies.
Yes. Genova buyers use conventional loans, government-backed loans where the project qualifies, and cash, but a condominium loan adds a project review: the lender checks the association's reserves, insurance, delinquencies and litigation before it approves. Ask FirstService Residential early for the condominium questionnaire so the review does not slow your closing.
Data updated: October 2026
Conventional loans are the most common route, and FHA and VA lenders require a project to meet their condominium rules, which change, so ask the lender to verify Genova before you write an offer [Source: HUD, buying a home] [Source: VA home loan program]. We do not assume a project is approved.
Fannie Mae's condominium project rules can make a project ineligible when the association fails certain tests, such as insurance or litigation [Source: Fannie Mae Selling Guide B4-2.1-03]. We ask the lender to run the review at the start, and if a project were ineligible we would say so before you spend money.
The payments above assume 20% down, $78,000 on a $390,000 home. A smaller down payment raises the loan and the payment: at 10% down the loan is $351,000 and principal and interest is about $2,392 a month at 7.24%, and a lender may add mortgage insurance. Ask a lender to quote the choices side by side.
Florida and federal programs help some first-time buyers with down payments, and eligibility depends on income and the lender [Source: Florida Housing Finance Corporation, homebuyer programs]. Ask a lender about programs before you sign a contract.
A cash buyer skips the appraisal and the lender's project review, but still reads the documents and orders the inspection. In a market with 10 of 12 closings below list, a cash offer is a negotiating tool, not a requirement.
We find you the right Genova home by starting with your plans, matching them to a floor plan and a fee you can carry, setting alerts for new listings, and touring with the closed-sale record in hand. With only three listings on October 21, 2026, speed and preparation matter.
Data updated: October 2026
Primary home, seasonal home or lock-and-leave, one owner or several, pets, guests and leasing: those decide the plan, the building and the rules that matter to you. We ask first and search second.
We set alerts for new Genova listings and reach out to owners and agents who may sell before a listing goes wide. With a market this small, a call can matter more than a search. Set up a listing search through our buyer page.
We tour with the closed sales of each plan, the association documents and the questions that matter, and we tell you what we would offer and why. A home is a house and a set of documents, and we look at both.
The villa and townhome phase by CC Homes with Barron Collier Companies is new construction at the same address [Source: Village of Estero, January 14, 2025 PZD Board results]. We confirm what is available, what governs it and how it compares before you choose between a resale condominium and a new home.
We negotiate for you in Genova by pricing from the closed record, reading the seller's position from days on market and list history, and protecting your contingencies. Homes here closed at a median 96.2% of list, $17,500 below at the median, so a well-supported offer often lands under the ask.
Data updated: October 2026
We show the seller's agent the closed sales of the plan, adjusted for floor, view and condition, and we explain the gap between the ask and the value. A supported offer is harder to dismiss than a low one.
A home at 152 days has a different seller than a home at 11. We read the listing history, and we tell you how much room we think there is and how we would use it.
The 7-day condominium review, the inspection, the financing and the insurance quote are your protections. We do not trade them away for a small concession, and we track every date.
A seller may offer closing-cost help, and a buyer's agent's compensation is negotiated separately since August 17, 2024. We compare price, concessions and terms on one page, and tell you which offer we would sign.
Genova rules that decide whether a home works for you include the two-month minimum lease and three-lease cap, a 15-day limit on family stays while the owner is away, a manned gate for guests, pet permission whose limits are member restricted and approval of alterations. Confirm the current rules in writing before you offer.
A lease under two months is deemed a two-month lease with the unit required to sit unoccupied for the remainder, loaning the home to a friend is treated as a two-month rental, and short-term and vacation rentals are not permitted [Source: Genova community guide]. A buyer who wants nightly rental income should look elsewhere.
Family related by blood, marriage or adoption may stay up to 15 days while the owner is away, subject to a completed application and background check submitted 20 days in advance and a $40 processing fee. The entry is manned around the clock, and residents carry chip cards.
Pets are allowed, but the number, weight and breed limits live in the recorded declaration and rules, which are member restricted, so we do not publish limits and we get them in writing before you offer. Assistance animals are protected by fair housing law regardless of policy.
Alterations to a unit and limited common elements usually need board review, and the Genova procedure was not documented from an approved source. Ask for the rules before you plan a renovation.
Genova is the right place for a buyer who wants a gated condominium with an indoor 25 meter lap pool, a private two-car garage, 2018 concrete construction and a location about 1.8 miles from Coconut Point, and who accepts an unpublished fee, a two-month lease minimum and a slower resale market. It is not the right place for a buyer who wants golf, tennis or nightly rentals.
An indoor lap pool, a beach entry resort pool, a staffed fitness center, an aerobics and dance studio, a clubhouse with a catering kitchen, clay bocce, a 24-hour manned gate and two private gates into Estero Community Park [Source: Genova community guide]. There is no CDD and no equity fee.
There is no golf, no tennis and no marina, by design, and pickleball is not confirmed inside Genova. Short-term rentals are not permitted, and the dollar fee is not published. Those are facts, not judgments, and the right buyer weighs them against the pool and the garage.

Lee County uses school choice zones, and the Village of Estero's schools page lists Pinewoods Elementary, Three Oaks Middle and Estero High as the proximate public schools, so confirm current options for the address with Lee County Schools [Source: Lee County Schools, school zones]. We do not publish school letter grades we could not confirm.

★★★★★ "Marc knows the market, works for his buyer and is attentive to his goals." Verified Google review
A condominium buyer needs an agent who reads the documents as well as the listing. We start with the plan, the budget and the rules, and we say what we think of each home.
★★★★★ "Marc is one of the most down to earth realtors that really listens to your needs and is exceptional at finding the right house." Verified Google review
Buying is a big decision and it should not feel like a sales pitch. We tell you what we would do, and we tell you when we would walk away.
★★★★★ "Marc was great! He helped us find a place that matched our needs, without trying to upsell us into something too big. And he's helped us settle into the area. 100% recommendation!" Verified Google review
The search is the slow part in a market with three listings. We watch the MLS, call the agents and bring you the homes worth a tour.
Tell us your budget, your timeline and how you plan to use the home, and we return a written plan: the plans and buildings that fit, the closed sales behind each, the live listings and the documents to request first. Call Marc at (239) 287-5873 or start on our buyer page.
We cover budget and payment, the plan and building, the association documents, the insurance and flood questions and the offer strategy. It is a conversation and a written summary, with no obligation, and Marc leads it.
Bring your price range, the month you want to close, whether the home is a primary, seasonal or lock-and-leave home, and any lender pre-approval you already have. If you also own a home to sell, tell us early so we can plan both closings.
You get the closed sales for the plans you like, the live listings, an estimate of monthly cost at your price and a list of questions for the seller and the association. Then you decide whether to tour.
A Genova specialist matters for a buyer because the facts that decide the purchase live in documents, not in a listing feed: three Florida corporations, four-story buildings under state reserve rules, an unpublished fee, a lease cap, a flood map that splits by parcel and a price range from $325,000 to $764,000 in one year.
Marc Comisar is a licensed Florida REALTOR and Broker Associate with Domain Realty and the buyer side of McGreevy and Comisar. He runs showings, buyer agent conversations, inspections and the walk-through. Reach him at (239) 287-5873, and read his profile on the Marc Comisar agent page.
Jesse McGreevy is a licensed Florida REALTOR and Sales Associate with Domain Realty and a co-founder of the brokerage. He runs the data, the reserve and budget review and the closing paperwork, which in Genova means the plan-level closed sales and the estoppel. Reach him direct at (239) 898-6072, and read his profile on the Jesse McGreevy agent page.
A general agent may hand a condominium buyer a homeowners association summary, quote the community median for a plan that sells at a different price, skip the reserve study, quote a flood zone for the whole community or forget that leases are capped at three a year. Each mistake costs a buyer time or money.
If you are comparing communities, see our guides to buying a home in Estero, buying a home in Meadows of Estero and buying a home in Lakes of Estero. The wider market picture is on our Estero community hub, and the neighbor we compare most often is covered in our Rapallo at Coconut Point guide.
If you are thinking, "I need a buyer's agent in Estero, Florida," McGreevy and Comisar helps buyers search, tour, negotiate and close across Estero, Bonita Springs, Naples, Fort Myers, Lee County and Collier County. Call Marc at (239) 287-5873 and read how we represent buyers in Estero.
Buyers who own a home should plan the sale and the purchase together, and McGreevy and Comisar of Domain Realty, the #1 team in Southwest Florida since 2012, run both sides. Timing the two closings, the contingencies and the Save Our Homes portability claim decides whether you carry two homes.

It depends on your cash, your lender and the market you are selling into. Selling first removes the risk of two mortgages but risks a gap, while buying first gives you a home to move to but adds carrying cost. We model both with your numbers.
Some sellers accept a contingency, but in a market with three listings a clean offer is usually stronger. A bridge loan, a sale-leaseback or a rent-back can close the gap, and we discuss which fits your situation.
Florida's portability rule can carry up to $500,000 of the difference between just value and capped assessed value to a new homestead if you buy within the statutory window [Source: Florida Department of Revenue, PT-112 portability guide]. Ask your tax adviser about the January 1 test.
Our seller guides show the costs of selling in Lee and Collier County, and we prepare a written net sheet at your price. See our guide to selling a home in Estero.

In the last 12 months Genova homes closed from $325,000 to $764,000 with a $390,000 median, per the Southwest Florida MLS. The four homes at 2,206 square feet closed at $495,000 to $764,000, and the smaller plans closed under $459,000.
This page covers Genova in Estero, Lee County, Florida, off Via Coconut Point. A different Genova community exists in Naples, and its market is separate. Confirm the address before you compare data.
The four-story buildings are condominiums governed by Genova One Association, Inc. and Genova Two Association, Inc., with The Club at Genova, Inc. for the amenities, all filed with Sunbiz. The villas and townhomes depend on recorded documents we have not read [Source: Sunbiz].
We do not know the current dollar figure. It is not published on our community page and the budgets are member restricted, so we ask FirstService Residential for the budget and the estoppel for the unit you are buying.
No. We found no community development district in Genova, so there is no CDD bill on the property tax notice from a district. Confirm on the tax record for the parcel [Source: Lee County Tax Collector].
No. Genova has no equity membership and no annual club fee, and the amenities are part of the community. That is different from a golf community, where the club is a separate purchase.
Six plans are marketed, from the 1,324 square foot Gambaro to the 2,206 square foot Tursi, with two to three bedrooms and a den on some plans, a lanai and a private two-car garage.
The Lee County roll counts 131 condominium residences in four buildings, and the approved final phase adds 20 villas and 11 townhomes for about 162, against roughly 200 in the original six-building plan. The four condominium buildings are built, and a final phase of about 20 villas and 11 townhomes was approved on January 14, 2025.

We do not make investment predictions. The public record shows the median fell from $549,900 in the 2023 block to $390,000 today, and leases are capped at three a year with no short-term rentals. Speak with your financial adviser.
Yes, with limits: a two-month minimum, no more than three leases a year, a $100 processing fee, a background check and a deposit. Short-term and vacation rentals are not permitted.

Usually yes. Call Marc at (239) 287-5873 and we schedule tours, including a second showing with an inspector.
Cash purchases can close in a few weeks, and financed purchases usually take 30 to 45 days, longer if the lender's condominium review is slow. Association approval timing depends on management.

Yes, through the sale proceeds or a bridge or home equity loan. Your lender explains the cost, and we compare it with a contingent offer.

If you are thinking about buying in Genova, the work begins well before the first tour. It begins with the plan: a 1,324 square foot Gambaro or a 2,206 square foot Tursi, and where the asking price sits against the closed sales. It begins with the condominium documents, the estoppel and the reserve study status. It begins with a fee stated honestly as unpublished until the budget arrives, and a flood file that puts the exact zone beside the map. That is the work we do for Genova buyers, and as the leaders of Domain Realty Group our team has closed over $2.5 billion in real estate across Southwest Florida.
Our team has closed more than 4,000 transactions across Southwest Florida. Since Jesse started in Southwest Florida real estate in 2004, we have represented buyers and sellers across Estero's gated communities. Genova facts on this page rest on primary sources: the Village of Estero's development records, Sunbiz filings for the associations, Lee County's Property Appraiser, Clerk and Tax Collector, Florida statutes, federal agencies and our own guides. No listing portal or competing brokerage is cited. Sources were accessed in September 2026 unless dated.
Genova buyers can pull the documents behind this page directly from the authority that issues each one, so you always see the official, current version rather than a copy. The last rows name the records that come from your association and the office that holds them.
