By Jesse McGreevy and Marc Comisar, McGreevy and Comisar of Domain Realty.

Updated October 2026

A Bonita Shores home is worth what the recorded sales on its own streets say, and on most lots here that number has two parts: the land, which the county valued at a flat $35.00 per square foot on 450 of 531 parcels in 2025, and the house. Collier County recorded 24 Bonita Shores sales in the 12 months to August 17, 2026 at a $590,000 median, ranging from $400,000 to $1,100,000, or $387.53 per square foot of county heated area. Our Bonita Shores community guide covers the neighborhood; this page explains how a Bonita Shores home is valued and how to get a free valuation from McGreevy and Comisar.

If you are comparing who should value and sell your home, our guide to the best real estate agents in Bonita Beach sets out the criteria we would use ourselves. Use the Bonita Shores valuation form below, or call Jesse McGreevy direct at (239) 898-6072.

What Is My Bonita Shores Home Worth in 2026?

Your Bonita Shores home is worth roughly what similar homes on your streets recorded in the latest 12 months, adjusted for the lot, the house and the date: the county's 24 sales to August 17, 2026 had a $590,000 median and a $400,000 to $1,100,000 range, and the 60-month median was $660,000 on 100 sales.

What moves a Bonita Shores value

The street, the lot's width and area, whether the lot backs onto one of the five interior ponds, the age, size and condition of the house, and the flood zone at the parcel. Gulf access does not, because no Bonita Shores lot has it.

Three of the 106 MLS sales over 60 months, one of them inside the latest 24 months, were entered after closing and were not marketed through the MLS. They count in the closings, medians and price per square foot above, but not in days on market or sale to list, which use the other 44 sales over 24 months and 102 over 60 months (the 60-month days on market also leaves out one closing recorded at zero days). The figures use the MLS subdivision field BONITA SHORES, which leaves out the one Hickory Harbour condominium sale the MLS files under the same development.

Key Takeaways for a Bonita Shores Owner

You get a free Bonita Shores home valuation by sending your address and a few details through the valuation form on this page or by calling Jesse McGreevy at (239) 898-6072. We match your home with recorded sales on your streets, value the lot and the house, and send the comparables behind the number, labelled by date and source.

What to send

Address, bedrooms and baths, year of any renovation or rebuild, roof and wind-mitigation dates, and your elevation certificate if you have one.

Why Does an Online Estimate Miss Bonita Shores Values?

A portal's automated estimate misses Bonita Shores values because it averages a grid where price per square foot ran from $295 to $569 in two years: it cannot see whether the buyer is paying for your house or for your lot, whether your lot backs onto a pond, or how a narrow lot is treated under the county's zoning.

The house-or-lot problem

An older small house on a 60-foot lot and a new two-story house on the same street can sell for very different amounts. An estimate that prices both per square foot gets at least one badly wrong.

Use the estimate as a curiosity

Use a recorded-sales valuation as the decision. Ours is free.

How Do McGreevy and Comisar Value a Bonita Shores Home?

We value a Bonita Shores home in four steps: pull every recorded sale on the grid for the latest 12 to 60 months, match the closest by street, lot and house, value the lot from recent lot-driven sales and the county's land figures, then adjust for condition, flood zone and date. We send you the comparables and the reasoning.

For this guide we tracked all 24 Bonita Shores sales Collier County recorded in the 12 months to August 17, 2026 and all 100 of the last 60 months, by street and price band, alongside the MLS record to October 27, 2026 and our parcel census of all 531 lots, so the figures on this page come from public records rather than estimates.

Our first-hand checks

We read the county's land and building values for your parcel, the lot's width against the 70-foot minimum and the flood zone on both the effective and preliminary maps before we write a number.

What Did Bonita Shores Homes Sell For, Street by Street?

Bonita Shores homes sold for different amounts by street in the 12 months to August 17, 2026: East Valley Drive led with five sales at a $730,000 median, 4th Street's three had an $800,000 median, and 9th Street's two had a $487,500 median. The table lists every street with a recorded sale.

How Do You Value the Lot Separately From the House?

You value a Bonita Shores lot separately by starting from the county's land value and recent sales where buyers paid for the lot: the 2025 roll valued land at a flat $35.00 per square foot on 450 of 531 parcels, about $273,000 on a 7,800 square foot lot, and on 85.4 percent of single-family parcels the 2025 land value equalled or exceeded the house; on the 2026 preliminary roll, which cuts land values on most streets, it is 58.5 percent.

Data updated: October 2026. Source: our Bonita Shores parcel census and county, state and federal records gathered for the Bonita Shores community guide (August 2026), cited below.

Why it matters

When the land carries the value, the house adds less than its size suggests, and renovation before a sale may not pay back. When the house is new, the house carries a large share and price per square foot of the house is the right measure.

The 2026 roll

The 2026 preliminary roll breaks the flat land rate apart by street for the first time, which will make lot values more specific.

How Does the Buildable Envelope Affect Value?

The buildable envelope supports Bonita Shores lot values because Collier RSF-4 zoning allows a large house: a 60 by 130 lot leaves a 45 by 80 foot footprint, 3,600 square feet, under a 35-foot height limit, with no lot coverage or floor area ratio cap. A buyer who plans to rebuild prices that envelope.

Data updated: October 2026. Source: our Bonita Shores parcel census and county, state and federal records gathered for the Bonita Shores community guide (August 2026), cited below.

Narrow lots

283 of 531 lots are narrower than 70 feet, but the county's nonconforming-lot provision means the shortfall costs nothing in setbacks, so a narrow lot is not automatically worth less.

Corner and pond lots

Corner lots carry a 75-foot width standard; pond lots carry a view premium for the roughly thirty lots that back directly onto the water.

How Do Flood Zone and Insurance Affect Bonita Shores Values?

Flood zone and insurance support Bonita Shores values: 79.85 percent of parcels are dominant Zone X on the effective FIRM and none are VE, and median NFIP premiums in the block group are $793 in Zone X against $1,937 in Zone AE. A lower insurance bill leaves a buyer more room for price.

Data updated: October 2026. Source: our Bonita Shores parcel census and county, state and federal records gathered for the Bonita Shores community guide (August 2026), cited below.

The phase-in

The median full-risk Zone X premium is $4,345, so current Zone X premiums are rising toward full risk within the program's annual caps. Buyers increasingly ask for the full-risk number.

Evacuation zone

All of Bonita Shores is in Hurricane Evacuation Zone A. That does not change insurance, but buyers weigh it.

What Do Gulf Access and the Ponds Do to Value?

Gulf access adds nothing to a Bonita Shores lot's value because no lot has it: every mapped canal stops at West Avenue and the community ramp belongs to Bonita Shores Boating Area, Inc., a separate 1972 corporation that the Florida Division of Corporations lists as administratively dissolved on September 25, 2026. The five interior ponds, about 2.34 acres, add a view premium for the roughly thirty lots that back onto them.

Comparing with the canal neighbors

Little Hickory Shores, next door, holds the canal frontage. Its sales are not comparables for a Bonita Shores lot.

How Does Your Just Value Compare With Market Value?

Your Bonita Shores just value is the county's January 1 mass appraisal for taxation; market value is what a buyer pays. In the 12 months to August 17, 2026, the recorded median was $590,000, and the county's roll is built to measure land and house relationships across the grid, not to replace a market valuation.

Using both

We use your just value to see how the county splits land and house, and recorded sales to set the market number.

How Do Bonita Shores Condominium Values Work?

Bonita Shores condominium values are set by each building's own sales and documents, not by the single-family grid: Glen Manor (60 units), Shore Woods (64 units) and Hickory Harbour sit inside the grid under RMF-12 zoning with declarations, boards and reserves.

What changes a unit's value

The building's reserve study and milestone inspection status, any assessment, leasing rules and the floor and view of the unit.

Bonita Shores vs Naples Park: How Do Values Compare?

Bonita Shores and Naples Park values follow the same logic, platted Collier grids where land carries much of the value, but Bonita Shores is a smaller grid with a Bonita Springs address and no county projects scheduled inside it. Compare each home with its own grid's sales, not the other's.

What Would You Net After Selling?

What you net from a Bonita Shores sale is the price less your negotiated commission, deed documentary stamps of 70 cents per $100, prorated taxes and any payoffs. In Collier County the buyer customarily pays the owner's title policy, and there is no association estoppel on a single-family sale.

Frequently Asked Questions, Bonita Shores Home Value Edition

These are the valuation questions Bonita Shores owners ask us most, answered from Collier County's records, the MLS and FEMA. For your own number, call Jesse McGreevy at (239) 898-6072; you are working with Top 1% Real Estate Agents Nationally Since 2008.

Data updated: October 2026 (Collier County recorded sales to August 17, 2026; Southwest Florida MLS pulled October 27, 2026).

What is my Bonita Shores home worth?

Start with the $590,000 median on 24 recorded sales in the 12 months to August 17, 2026, then adjust for your street, lot and house. Request a free valuation for your number.

What is the price per square foot in Bonita Shores?

$387.53 of county heated area on the county's 12 months; $421.86 of MLS living area on the MLS's 12 months.

Why is the price per square foot so variable?

Because buyers sometimes pay for the house and sometimes for the lot; two-year MLS figures ran from $295 to $569.

What is my lot worth?

The 2025 roll valued land at $35.00 per square foot on 450 of 531 parcels, about $273,000 on a 7,800 square foot lot; market value can differ.

Is my house worth more than my land?

On 58.5 percent of single-family parcels the county's 2026 preliminary roll says no: land is valued at or above the house.

Does a narrow lot lower value?

Not much. The nonconforming-lot provision means a narrower lot keeps the standard setbacks.

Does backing onto a pond add value?

Usually, for the roughly thirty lots that back directly onto one of the five ponds.

Does Gulf access add value?

No Bonita Shores lot has boat access; the community ramp has been a separate membership, and its corporation was administratively dissolved on September 25, 2026.

Does a ramp membership add value?

It has been a contractual amenity of a separate corporation, which the state lists as administratively dissolved on September 25, 2026; buyers may value it, but it does not convey as frontage, and its continuation is unconfirmed.

How does the flood zone affect value?

Zone X parcels carry lower premiums ($793 median in the block group), which supports price.

Will flood premiums rise?

Current Zone X premiums are below the $4,345 full-risk median and are phasing up within annual caps.

Does the evacuation zone affect value?

All of Bonita Shores is in Evacuation Zone A; buyers weigh it, insurers rate on the flood zone.

How accurate is an online estimate here?

Less accurate than in a uniform subdivision, because it cannot tell a house-priced sale from a lot-priced one.

Why is my just value different from my market value?

Just value is a January 1 mass appraisal for taxes; market value is what a buyer pays.

Will the 2026 roll change my land value?

The preliminary 2026 roll breaks the flat land rate apart by street, so it may.

Should I renovate before selling?

Only where a buyer will pay for the house; if the lot carries the value, renovation may not pay back.

What did homes sell for on my street?

See the street table above; East Valley Drive led with five sales at a $730,000 median.

How many homes sold in the last five years?

100 recorded sales over 60 months at a $660,000 median.

How did values move since 2019?

Medians rose from $355,000 in 2019 to $730,000 in 2023, eased to $573,750 in 2025 and reached $660,000 in 2026 to August 17.

How many homes are for sale now?

8 active and 1 pending on October 27, 2026.

How long would my home take to sell?

The MLS median was 91 days on market in 12 months.

How close to asking will I sell?

A median 94.42 percent of list price in 12 months.

Does the lack of an HOA affect value?

Many buyers value the absence of dues and approvals; others want amenities. It widens some pools and narrows others.

How are condominium units valued?

From their own building's sales and documents, not the single-family grid.

What will my buyer's taxes be?

Higher than yours if you are capped; at full just value, about $5,154 without homestead on the median parcel.

Who pays title insurance here?

In Collier County the buyer customarily pays the owner's title policy.

What are the deed stamps?

70 cents per $100, $4,130 on a $590,000 sale.

Does a new house raise neighbors' values?

It shows what rebuilt houses sell for, which supports lot values nearby.

Will an appraiser agree with your valuation?

Appraisers read the same sales; we send ours with the reasoning.

Is a free valuation really free?

Yes, with no obligation, prepared by Top 1% Real Estate Agents Nationally Since 2008.

How do I get one?

Use the valuation form on this page or call Jesse McGreevy at (239) 898-6072.

What do you need from me?

Address, beds and baths, renovation dates, roof and wind-mitigation dates and any elevation certificate.
